The last couple of times that I've called American Home Shield, they were able to send someone out the same day, so I really appreciated that. I did my request that morning, and someone was here that morning. They resolved everything the same day. But one time before, I called for my washing machine and I had to wait a couple of days for that. So that was annoying.

American Home Shield has come in handy. Even though the service fee has gone up since I initially signed up with them, it's still cheaper than what I would have to pay a plumber or an electrician or whoever to come out to do whatever the service is. When I initially got it, the service fee for the first year was about $49 and then after that year, it went up to $57.99. I didn't like that. But if you use it at least two or three times a year, it pays for itself for what you would pay for.

I'm a little bit disappointed with American Home Shield. I put in the job for my microwave that's over my range. The repairman said, "You need a new one." They put the order in for Home Shield to get me a new microwave. They called me, which was fine, and said my microwave was on the way and they gave me the stock number for the microwave. By chance, I looked the stock number up. My kitchen is stainless steel. They were sending me a white microwave. I called them and I said, "That won't go in my kitchen. My wife would have a fit if she comes home, she got a stainless steel kitchen with a white microwave. You a female. How would you feel?" I called them and then they all of a sudden told me, "We don't match colors." I got pissed off and I said, "What'd you mean? I'm paying for this. It's not a color, it's stainless steel. It's not white, it's not black, it's stainless steel."

I had to end up buying the microwave myself and I got to send AHS an invoice so they can send me my money back. Right now, I'm out of $500. My initial payment for the serviceman to come out from Home Shield was $100. That's the deductible. So, that was $100 right there gone. Then, I had to pay for the microwave. That was almost $400 right there. I also had to pay the guy to put it back in and that was $80-some. To top it off, I had to pay the people to install the microwave. So, I wasn't too happy about that situation. It left a bitter taste in my mouth and me and my wife are deciding if we will go somewhere else with our business.

So far, my experience with AHS has been good. I've only had one occasion where things got rocky and that was when I had my washing machine. It took me forever to get that resolved. It was right when COVID hit and it was not good. It took them a month almost to tell me they couldn't find the parts. I don't know if someone lost my case or whatever it is when they put it in the system. I kept getting conflicting information.

I was on hold for hours until days for someone to call me back. I strongly considered, at that point, canceling American Home Shield because it was so bad. I went and bought a washing machine. I just waited my time out until they could say, “Yes, send your receipts in and we'll just send you a check for the washing machine.” But I had an appliance issue recently and that worked out perfectly. It went so smoothly because the gentleman that came out to my house kept forcing the issue. “If you can't find the part and you know you can't find the part, you need to tell her that because it's going to be months that she's going to be without an oven.”

I've been with American Home Shield way too long. On a scale of 1 to 10, my experience with AHS's so called "customer service" is a 1 (the worst)! "Customer service" is contracted-out somewhere overseas, where phone wait times and issue resolution rank with the worst performing companies. It's companies like AHS that give the extended warranty industry a bad name.

I filed the claim online and American Home Shield set it up. It's simple. The power went out in one room so the contractor checked the breaker and the plugs. A wire had come loose on one of the light switches. It wasn't twisted together enough or it came loose in the wing nut. They just tightened it back up, twisted the wires back together, and that was it. I like keeping my warranty for the repairs when things go wrong.

Our AC wasn't cooling. The tech that AHS sent figured out the problem. It was good but AHS is a little bit expensive to pay every month. Sometimes, you use it only once a year or you cannot use it at all. Every time they come, I have to pay $100 for just the trip charge. They should reduce the price. Also, some companies are easy and they know the problem while some companies waste their time and labor. They don't know what they're doing. They order too many parts and it doesn't fix the problem. Also, they need to speed up the process. Last year, I had to wait three months without a washer and dryer.

I've had American Home Shield for many years. And recently, I had a lot of things that needed to be fixed and got the same issue that's I've had over the years with AHS. They would send some companies out here that don't do the job. But every now and then, I luck out and I get a good company. And I would put in a great review for that company. But more than that, I get companies that don't. They want to rush through the job. They don't communicate well. I would call AHS and say, “Look. This company came off here. They didn't fix the problems. And I need for you to send somebody else back out.” And you know what they would say? “Well, that would be another $100 for a second opinion.” I said, “No. I'm not paying another $100 for a second opinion. That's absurd. They didn't finish. They didn't do the job.”

I can understand if they tried to do the job then they left and they didn't fix it, which that just happened recently. And on one case, I had a dryer that was 17 years old. I cannot afford another. One of the knobs was broken and the guy that came out here told them that due to misuse, that they couldn't fix it. And I said, “How do you misuse a knob after 17 years?”

So AHS tried to charge me another $100 just to send another company out here. I refused. I asked to speak to a supervisor. I had to go through a lot of legwork. Eventually, they sent another company that came out here and fixed the problem within five minutes by just changing the knob. But it took me a lot of stress, a lot of leg hours arguing, “Let me speak to a supervisor. “I know they're going to tell you the same thing I'm telling you,” I said, “Okay. Well, let them tell me the same thing. But put me through.” Back and forth.

Recently, I've had the same issue. I haven't even called. I told my daughter, “You know what? I’m not even going to bother to go through this. I'm not,” I said. I pray and hope I will be able to afford some new appliances. If they send somebody out here, good. And sometimes, I've had to try to look up companies that they have come out here. Or whoever they send, I have to stay on them. I have to say, “Okay. If you need any help, let me know.” And I would say, “Please, when you finish, let me know so I can check.” And here recently, I had major surgery and I came home to find little things wrong with my freezer, washer and dryer. One was the knob. One was they needed to replace a latch on my washer. Nothing major. Just because they're getting old.

Everything broke down in my house and the guy recently fixed one toilet, but the other wasn't fixed. And they didn't fix my dishwasher. Because I hate to go through all the mess, I told my daughter, “If I have to lift the thing up here just to flush the toilet, I'm just gonna let it go.” The tech was frustrated. He came and I told him, “My son changed this out some months back. But maybe there was something that was still missing." And he just looked at me and he said, “Well, I can't fix anything that somebody…” I said, “This is why you're a plumber. I called for a plumber for this case. So if you don't fix it, I'm gonna have to call another plumber to come out here and fix it. It doesn't matter what the problem is.” He just went on and replaced the lever and it's still not working right.

And they have been out here to fix the same equipment many times. So over the years, with all the money I've paid, I probably could have got something new by now. But it doesn't work like that. I had a refrigerator and the freezer part didn't work. I have had contractors come out four different times over a couple of years. But they could never fix it. I didn't know that if it wasn't fixed within 30 days, that I could call and have them come back out without having to pay again. So I ended up buying a used refrigerator. They come out, they fix it, but sometimes they just put a Band-Aid on it for it to last long enough because they know if it goes past 30 days, then I would have to call AHS again. That's very disturbing. I've been with AHS for 15 years. And my monthly payments that are drafted keep going up every year.

I've tried to pull up a little thing on all the different companies and I don't know if there is anything out there different. But that is an issue. And I've explained this to AHS that that is an issue with me when they send somebody out and I have that problem, that either they just fix it long enough then it breaks down again. I've never had anything over the past 15 years replaced that I didn't have to fully pay for. One was my water heater and my air conditioner. I got a few little companies, too, that I put in great reviews for that did the job really good. Does AHS read reviews on them? Does AHS make sure they are with the Better Business Bureau? What filters do they go through? Because over the years, I have not had the best of luck.

Eventually, I get the job done but it's because I push through. I would call AHS back and say, “No. Send somebody else. Do not send that same company,” until I get the job done. Then it would be, “Okay, that's all I wanted. I just wanted you all to fix it. This is why I have American Home Shield.” But it's beginning to be more of a hassle than what it's worth. I pay $62 a month, and $100 per visit when they come out here.

The hot water heater went out. I called AHS, then about 30 minutes later, I was surprised that I got a call from Loyalty Home Services saying they wanted to make an appointment. I thought that I would get it the next day, but it was pretty fast. When the tech came in, he told me what he thought it was and explained to me very well about what the problem usually is in hot water heaters, which would be the switch. He said he'd switch it up and he did that. But he took a picture of the control box so that in case I called back, AHS would go ahead and order it, then he'd come in and install it. He was very good and punctual. His company also sent me a message that he was on his way and I could track to see where he was. It was very nice to know exactly when he was going to arrive.

Right now, I have a washer and dryer that are kind of not really the best and I gotta replace and I've not received the replacement check value from American Home Shield. Every time I call them, I get kind of a little runaround deal. If a washer and dryer goes out, a family's looking at going to a laundromat, which is unacceptable in my book.

They could improve on the speed of reimbursement because I didn't like the washer and dryer that they offered us. I wanted to shop local and I chose the replacement check option, which is my right through the program, and they said it would be 21 days. I think we're well past their 21-day mark. I just went to my mailbox and I don't see a check. If I chose their chosen model, I could have had it delivered in like two days but since I didn't and I'm waiting to buy with a reimbursement check locally, it's taking weeks. I find that a little bit weird. Another really weird thing is I pay them with automatic deposit so why can't they just reimburse me through my checking account? Those are my main gripes.

If you got a plumbing issue, American Home Shield sends it to the contractor and it takes up to 24 hours before they call you back. The contractors have their own contractor. So, the contractor would call me and set up an appointment to come. I've got no problem when they come and do the work. The only thing I hate is it takes up to 48 hours before they come. If you got water dripping, you got to deal with it for two days until they come out to fix the problem.

One time, the water heater was dripping water out and we didn’t have hot water to take a bath. When AHS gave me the guy, it was gonna be two days before he could come. The water heater was no good so I had to get the water heater myself. AHS told me that they couldn't pay me back for it because I was supposed to wait. But other than that I’m glad to have them because they helped me on certain things. I can always call on them and they know the people to get to solve the problems. So, I would still deal with AHS.

We had an issue with the dryer about a year or two ago. A repairman came and fiddled with it, then he replaced a belt and it got better. Then a couple of weeks ago, we had a problem with the dryer again and ServiceMax USA was sent out. This young man stood there. I turned the dryer on and he heard a loud sound. He said that it was one of the two rollers in the back. He took the top off of it. He held one of those two rollers in his hand and turned it. He popped it off and handed it to me. It would hardly even turn. Then he said that the heating element is not working properly either. He put a temperature gauge and all of a sudden, he said that it's either bad or about to go bad, and in fact, it's not even sensing it. He put it in for a replacement. One week later, his dad came and had the part in and out in 20 minutes. Now we only run the dryer for 10 minutes compared to the two hours we used to be running it. So, spot-on fix.

However, we wrestled through a couple of HVAC systems in this house. It has three AC systems in it. In our first few months, the unit in the basement went under and we had a couple of misfires of technicians coming out thinking they knew what was wrong. I finally had enough and I said to do a buyout and start afresh. That time, it went pretty smoothly.

Another year or so later, the upstairs unit that is in the middle of the attic had an issue and it affected majority of the upstairs. We went through three or four technicians and AHS even switched the company once in the course of it. We kept hearing noise about the fact that we'll never get the AC out of there. We couldn't get past the technician, and then we were wrestling with the AHS processing desk. It went on for a couple of months before we had that resolved.

We finally got somebody to say that we could do the cashout if we wanted it. I took the same path I did initially in which AHS wrote me a check and I spent money on top of it. The new one, which is actually higher SEER, is much more efficient, and we just added the freon there. The technician had to cut the piece of equipment apart to get it down through this little hatch. I guess the people put the AC in there when the house was being built instead of actually shoving it up through that opening. Then the new unit itself went up through the little hatch and in the attic, and it was two thirds of the size of the thing. Before, the ducts are bigger, so thanks to the technology improvements. Hence, there are now new units that have the warranty from the company first, and AHS second. Overall, when people ask me on what warranty I have, I tell them that I'm with American Home Shield and I’ve been happy.

In my recent claim, the plumber came out twice. The first time, when there were four different issues, he didn't do so well. He had to come out and repair a leak that developed on the supply line. But he replaced the input lines, which made the situation totally comfortable and I didn't suffer any water damage. The big concern on that particular repair was that he reported back to American Home Shield on the kitchen faucets that they were impacted by paper debris, and AHS denied the claim for those. Then in the process of investigating the faucet, the plumber broke one of them, and so I was out two kitchen faucets. I had to pay him out-of-pocket to replace those. Now, the plumber came out for some other new repairs recently and did a fine job on those. His work was good, except in that one instance. It was a mixed experience but I'd have him back again. I liked that he was responsive and I have never had that from other vendors.

However, I blame American Home Shield because I word-searched the document and nowhere does it say debris. It says that it covers contamination. I argued with the rep that the debris was synonymous with contamination in this regard. The plumber gave an honest description. AHS just made a dishonest interpretation of the contract. I also had a prior claim with them for electrical issues. They came out and fixed one of the four. But it was, again, not the service provider. The rotating fan’s bearings were failing and they needed to be replaced and AHS denied it. They said, “It still turns. It’s good.” Then I still had a plumbing repair prior and AHS tried to deny that saying it was outside the house. I told them that it was inside the garage and it should be covered as it was right in their contract. I finally got that one covered, but it shouldn't be a struggle. I dislike their customer service and I wouldn't be leaving them if they just followed their contract.

The claim for the refrigerator was acted on almost immediately and I was satisfied with that. I was satisfied too with the service people who came out for both the water softener and the refrigerator. It's just that the refrigerator that we have right now is limping. The check for the buy-out has taken a little bit to get to us, which is a little bit funny because nowadays, the way everything works is it seems like funds could be exchanged within minutes. It is ironic that we have to wait up to 21 days for a check. Other than that, 99.9% has been great which includes the way I've been treated, the fairness and the response from American Home Shield.

JMRS was fixing one of my furnaces, and then the second one broke. So then they were fixing the second one. When the first furnace broke, I did a request through American Home Shield's website. But then I didn't like the company that they gave me because I haven't had a good relationship with that company. So I called American Home Shield and asked for JMRS to do it. So they came out and fixed it. Right now, everything’s working great. I'm going to request JMRS for everything that I do because they're on time, they do their job, and I really like them. I recommended American Home Shield to probably 10 people so far.

American Home Shield improved their process over the years. The categories that they give you are fairly good but there might be some that can be enhanced. I've used the home warranty quite a bit and although it's not quite as user-friendly as I have would have preferred, it's manageable. When making claim, they prefer you not to talk to a person. I did a claim recently and it took three days for the technicians to come out. They didn't have any of the parts needed so they had to order them. We waited several weeks for the parts then they came back as scheduled. They were great. The number one benefit of having this home warranty is comfort in what the level of the expense will be for minor and major repairs.

My garage door would not go completely up and it was fixed beautifully. Also, my husband just died on October 25 and when I was stuck with my car in the garage and couldn't get out, I was totally bummed. Kevin from Smokey’s Garage literally stayed on the phone while I pulled the red cord so I could at least get my car out of the garage until they came. So, they went over and above. The technician was excellent. He explained and showed me what was happening.

This was my third experience with American Home Shield. We have three air conditioners in the house and for one air conditioner, the repair guy put a capacitor in. A contractor came for another AC and put the capacitor in the other one. So, it was great. They called promptly and let me know they were coming in. They showed up when they said they were coming and did their job. When you call AHS, you get a response. You don’t sit on the phone for 30 minutes waiting to get through to somebody who’s going to tell you they're going to come in two weeks when it’s the middle of summer and your air conditioner doesn't work, or when you're stuck in the garage and you can't get out and you're just a woman and you knew the red cord to be pulled but you didn't know if you should pull it.

Home Shield is a parent company that hires out and as far as a concept goes, that's awesome. The only issue I had in the past was the service depended on the sub being sent out. Other than that, it's good. Sometimes, you get a sub who is awesome and does exactly what you need them to do. But there are other times that you get a sub that has no clue what they're doing and they make the situation worse or they can't figure things out.

I had a plumbing call about a year or two ago. My shower was leaking and it wouldn't stop running because the handle broke off. There's a cartridge inside that controls the water pressure. I had to shut the showerhead off. When the plumber came out, he said that to fix the problem, he would have to break my wall open to do this, that, and a long gamut of stuff. I didn't like what I heard so I asked Home Shield to send another plumber out. A guy came out and fixed the issue in 15 minutes. Two years later, we still don't have that issue.

The other day, the contractor ATR came out. Their guy did a diagnosis of the HVAC unit right away from what I told him was going on. He had the problem fixed within 20 minutes and we've had no heat problems ever since. I had another HVAC call some years ago where the technicians couldn't care what was going on. One guy said he didn't know how to work my system. He left me high and dry with no AC. Another company came out and fixed it. No issues, no worries. I told him what the other guy was doing and he said, “No. This wasn’t supposed to be happening.”

There are some instances where Home Shield used some mom-and-pop companies and I've had more problems with those companies than with the larger companies. But some of the mom-and-pop companies have been better than some of the big companies. The best thing that Home Shield can do is to quality control the subs they use and make sure they get customer feedback from each visit, because Home Shield is only as good as their subs even though they're not necessarily in charge of people they send out. The other thing with the home warranty is sometimes, you don't necessarily get a call center stateside so it’s a little bit harder to deal with the folks you're dealing with because they don't have the same playbook that the stateside call center has.

I've been without a home warranty before. You pay a $75 dispatch fee upfront and things get fixed afterward. I have a fairly large house so I pay 50 or 60 bucks a month for my premium. If you have one thing break in the house, that's $600 you spent for the year. Home Shield pays for itself tenfold. I have gone through a company like Michael and Son where I had an AC fixed and I paid 2,000 out-of-pocket. But with the home warranty, I’m covering the HVAC system, the ceiling fans, and everything else in the house versus me just paying that one company that one-time payment, and I still have to fix anything else that comes up. So even with the not-perfect scenarios as far as the sub goes, the home warranty is still worth doing because of the cost that it costs you to fix something in the house.

I recommend getting a home warranty. Things are going to happen within the house, especially when your house is older. My microwave was replaced recently and all I had to pay was $100 for the upgrade. I got an $800 microwave in my kitchen installed that I loved. It’s one of those things where you have to pick and choose.

I was satisfied for about an hour with B. B. Lewis Plumbing. The repair guy has been to my home a couple of times to fix the same issue. But as a new homeowner, I didn't understand it very well. I had scale or calcium buildup in my water heater and the faucet was getting clogged from the inside. That was because the calcium scale was floating through my hot water pipes and going into the faucet head and making it clog up and causing low flow. The first time the repair guy came out about a year ago, he cleaned that out and that fixed it for about a day. Then, because the calcium scale was still in the pipes, it clogged back up. That eventually built back up and started clogging all my faucets. At that point, I researched and realized that this is a symptom of the hot water heater needing to be flushed.

This time, I asked him to come out and flush the hot water heater. He did it once and went around and cleaned out the faucets again. But you need to continually flush out the water heater until you no longer see the calcium scale coming out of it and that was not what he did. So, my problem returned the day after he left. By that time, I had educated myself enough on how to fix the problem that I went to the hardware store, bought a hose, climbed up in my attic and figured out how to fix it myself.

So, I just took a picture of his truck and now it's in my favorites on my phone. So, if I ever have to call American Home Shield again, I can ask for that contractor to come out. If we can stay with a company that already knows our unit, then it'll make us feel better. With a home warranty, it's nice to know that if something breaks, we don't have to come out with a bunch of money at that one time even if we probably paid for a unit over the life of the home warranty.

I have another repairman coming out for a refrigerator, and I'm already having problems with them. But for the AC everything is great.

I stay with American Home Shield because I have to have something to protect my house. I work hard and when the refrigerator quits working, I can't automatically just drop and go buy another one or pay someone and tell him how much to get something fixed. I had a good experience this time with American Home Shield because the contractor that came out was good. But the air conditioning company that comes out here is terrible. They got the cheapest unit they could find to put up in the attic when one of my ACs went out. Because of that, the manufacturing didn't match which caused problems later.

There was an incident a while ago where I needed work done on my AC and they tried to nitpick it and say, "We'll cover this part but not that part." I ended up coming out of pocket on my own, buying my own air conditioning units, and having them put in without American Home Shield involved because they drove me up the wall telling me what they would and wouldn't pay for. My thing is if I pay that kind of money every month for a warranty, which I've been paying for 20 years, they should have paid for my air conditioner to get fixed.

American Home Shield's price has gone up. They want me to pay the $100 deductible before technicians even come out. Also, the timeline it takes technicians to get out takes forever, even before COVID. There were also some instances where I had issues with American Home Shield because technicians would say something needed to be replaced but American Home Shield would go, "Well, we'll pay for this part, but we're not gonna pay for that part." It's altogether to make it work so why aren't they gonna pay for the other part?

On the whole, I'd advise people not to get American Home Shield. I don't mind paying a $100 deductible because I know people got to make their money. But the monthly amount kills me considering I might use them once every three or four years. If I'm paying them almost 60 bucks a month and that's a lot of money they're getting from me. Either one or both of those should be lowered. Also, American Home Shield shouldn't be haggling over us when something breaks in the house that they're supposed to be covering. If it says on my policy they cover something, then I shouldn't have to argue about that.

My house is 10 years old now, and I know how things start to wear and tear and go down. So I figured, why not grab a warranty service that could help assist me in getting things repaired, making things easier, and finding people to repair those items? I'm glad I took the steps in getting the service. If I have any more issues in the future, I'd love for Universal 1 Repair to be the one that would come out and resolve my issue. If you are having any issues with your home with respect to appliances, or some other things inside your HVAC system, and you don't readily have a handyman contracted, consider getting a home warranty to help you repair items when they break.

I was having electrical problems with some of my lights, so I called AHS. They got an electrician who came out and said that the circuit breaker box panel that's outside the house is 50 years old and a Zinsco that is known for starting fires. I live in a wildfire area and that is a scary sight. Aside from that, I had a light in the living room which was a dimmer light, and it was set up wrong. It was making the lamp flicker, so he fixed that. He said that I needed a new box but unless the box is broken, somehow AHS is refusing to cover it. So, I have to wait until I have no electricity or a fire starts, then they'll cover it.

They're still trying to see if there's some way that I would stay, but I’m going to cancel them. First of all, I have to pay for that box to get it replaced and I've gotten estimates from 3,000 to $5,000. So, I can't afford to keep them if I have to put out that kind of money for a new electrical box. And it looks like I'm going to have to do that. Initially, I went with AHS because my friend uses them and she's had the warranty for eight years. When she had a heater problem, they ended up replacing her heater and I thought that sounded like somebody who backs up what they say. But that's not the case. But I haven't been with them for eight years either, so that might have something to do with it.

Also, I liked the way American Home Shield has changed, being able to put in the request for service. When I did it two years ago, I thought I was never going to renew it. Dudley's HVAC & Maintenance has been to my house several times. This was the first time they came for the heat. When the first guy came out, he said that some kind of switch was broken on the outside. When the guy came to repair it, he went up into the attic and said that it was not the switch outside, it was something in the attic that needed to be repaired and he repaired it right then. The guy that came the second time said the first guy sent him because he's more specialized in the heating aspect. My only frustration was that I went almost a week without heat when if the first guy would have gone upstairs, he would have known that the problem was that one and not the outside.

I had a prior issue that took forever for American Home Shield to resolve, almost to the point where I was going to get rid of them because it was gonna cost me a lot of money and it was based on the contract that they sent out that was incompetent. But then I receive the value for my investment because the issues that I have had in my home, had I had to pay out of pocket, would have been very expensive. Overall, I have had a good experience with them.

My claim started on August 31st and it was completed on November 1st. So the process took longer time than expected. The contractor first assigned to the claim diagnosed the microwave, and he said the magnetron is bad. So he ordered that part and it took some time to come back with that part. Once he came back and installed those new parts, the microwave didn't work. So after that, my claim has been assigned to a different contractor. He came after two days and then he was not able to diagnose the issue with the microwave so he took it with him to his shop.

I followed up almost for one week and I didn't get a response. I got a response after two weeks when I regularly called AHS. They said now they are going to replace the microwave. Within the duration, it took a couple of days, then I ordered it and for the delivery, there was a delay of eight days. After that, it got delivered after four days. So it was delivered on the 28th, and then the contractor came on November 1st. It was a pretty bad experience. Fortunately, one of my friends had a microwave so I borrowed from him for a couple of days.

My cousin stays in one of my properties and there was an issue with the HVAC. AHS sent someone who looked at it. He said it was a flick stem that you put on the thing to keep the pilot light lit. It was like a little metal hook that the other one burnt out. He couldn't get it lit. He said they didn't have the part, so they had to order. Once he found out, he said, "The part won't be in till Wednesday or Thursday." The way it was explained to me was American Home Shield had to order through whoever their distributors are for a certain thing that's why it was gonna take so long. I just went and bought a couple of heaters to put in because it's cool at night right now because it's coming into wintertime.

They set up an appointment for next Friday. The tech came and put the part on. I called my cousin and she said he got there a little after 10:00. She said he was there about 20 minutes, he put it on and he was out. Everything was cool. I had one problem a while back and it wasn't AHS, it was the company they used because they were trying to get more work done saying they had to tear some floor in the kitchen to do this and that. So, I called another plumber and he said they can go right up the crawlspace and fix the thing, and they did.

Every time I call, I have to wait to get to speak to a human because you say one word and they take it for another word and you never get anything done. They then hang up on you. The first person I got was talking so fast at one point that I couldn't understand her. I called back and somebody else came on the phone. I told them I had a doorbell that wasn't working and they told me what company would be coming out.

I needed someone to get those screws out of the doorbell so I could charge my doorbell up and put it back up there with the right screws. Someone came out and I told him why I called and he told me they don't fool with intercom doorbells. I explained that I just needed the screws unscrewed. He tried to see the tools that would fit and he said didn't have the tool to do the job. He looked at my other doorbell in the house to see if it was working and it was.

I was with American Home Shield for about five or six years then I left because they went up on the price. I couldn't afford the price at that time. I went to another company then came back to American Home Shield about two months ago. They're the best I ever had. The other company I went to didn't help me at all. I don't trust them. I told my daughter who lives in Baton Rouge about American Home Shield and she has them too.

We live in New Hampshire so if the contractor is coming from Massachusetts, it's a long haul for them. I understand that. But they never show up or they call 10 minutes before they're supposed to be at my house. When I was having problems with my refrigerator, they fixed it but then another problem popped up. It just keeps going and this problem started in June. So I'm not really pleased with that. I would hope that they would find someone in my state or at least within a decent amount of mileage to where I live.

My pool cleaner pump was noisy so that was a concern and I also had some possible electrical issues with my lights. The techs came out and told me that it was probably the bulb and they couldn't do anything because it was not covered. But they told me a little bit about that, which was very helpful. The tech proceeded to let me know that the pump was bad, which was the initial thing I called on, and he ordered the parts. He came back and fixed it within a couple of days so, he was awesome. He was cool, upfront, and kept me in the loop throughout the whole process.

Once the work was done, the tech told me a lot of things but I never received anything back from American Home Shield saying what was done or a breakdown of what was performed. However, the contractor, told me over the phone and everything about what was fixed. It'd be nice if the warranty service would say what was done as well as what was covered. And a breakdown so I can keep something in my records or I can track what was done through my home warranty. Other than that, the claim was seamless. When I had the problem, I went on the app, clicked on it, and it was quick and painless. It was nice.

Before AHS, I was with another company and I had something happen. I paid my deductible and they were trying to nickel and dime, such that they would only pay for a part of the repair or they would ask me to give records from 30 years. They didn’t tell me when I had the warranty that I needed it. I would have tracked it down. So, you should know the policy when you're starting up with a company. When I switched to AHS, that was all answered on the sales call. The reps were upfront about the coverage I had and from what AHS sent me, when I had a problem with my pool pump equipment, I knew what was covered and what was not. So, that was good.

My problem has always been resolved. Recently, South Valley Appliance came out for the refrigerator. Both guys came out. One of my things with American Home Shield is that it's a business and they try to find the best contractor that can get the job done that cost them the least amount of money. So sometimes, it doesn't always equate to the most efficient work person that come out. Because I know I've had a few come out in the past with different things that I just didn't like and I told American Home Shield not to send them back out. My last AC people that came out was great too.

To sum it all up, I like the ease of knowing that if something goes wrong, American Home Shield doesn’t have to stress if she gets online, you make your claim, and pay $75, and it's going to get fixed. It makes it stress-free when you know you have something in your house that goes out, when you know you got that warranty, it's going to get you covered.

Recently, AHS sent the guy out to look into my water heater to see why it wasn't heating up my water. Well, he just turned the water heater up. I paid $100. But I could have done that myself. That did not fix the issue as the water was still not getting hot-hot like I wanted it to. Two weeks later, there was no hot water at all. I called them back and they sent the same guy out. The dryer was making a squeaking noise and I was concerned that it was either the pulley or the belt. I knew I needed to get it checked because if that pulley went through the brake belt and the element was still heating, I didn't want a fire. So, a service person came out but then it wasn't squeaking when he got here. So, he said that when that happened again, I should record it and call them back. So, I did. Then, I got an email that said that a part was missing and according to our contract, if a part was missing, the claim would be denied. This was the first time something had been denied.

So, I called AHS and said that it was not missing a part while the tech was there, just incidentally. The rod that goes into the machine from the knob that broke off and I really could care less about the knob. It’s at a setting that I like, so it doesn’t matter. I was just concerned about the squeaking. I alsotold them that the know was not missing and that I had it right there in the drawer. So, they sent someone out for a second opinion and what he said made sense but he couldn’t pin down where the squeaking was coming from. The dryer squeaked while he was here and I had the recording. He said that the thing with the contractors is that the appliance had to break first.

But he opened up the panels and he cleaned it. I always clean the filters between every load, but there was still a lot that gets up inside in the engine area that you can’t get to. He also cleaned off the belt and the pulley. He said sometimes dust, lint, and debris would make it squeak. But he said it had to break before it would fall into the warranty guidelines. He also said that if the pulley or the belt breaks, there's a safety feature where the it automatically shuts the unit down. So, I was not going to get a fire and that was great to find out. I didn't know that. So, I was satisfied that we got an answer and since he got the dust out behind the panels, the dryer hasn't squeaked.

With being retired and on limited income, we don't have to worry about something major going with AHS. One time we had something major going when we were on vacation in Washington State with my sister and I had a friend of mine watching the house. While she was watching the house, the hot water tank blew but it made it so much more convenient to call American Home Shield and we were able to get it taken care of.

The tech that came out was able to reset it on the bottom, and he taught me how to do it. He showed me what the problem was. I also had an issue with the hot water heater. The water was not getting hot enough. He was able to turn it up. It was a good experience. He was nice and he had a wonderful personality.

We had an issue with our garbage disposal. There was a piece that had broken off from it. I was able to retrieve it, but it was no longer working. Greenway Home Services came out and ended up having to replace it. The person who came out was very personable and he took care of it in less than 30 minutes. It was a very good experience. We have made a few other claims with American Home Shield over the years and it's always been a simple process to file a claim. Even when we have an item that requires multiple follow-up visits, as we did with our refrigerator a few years back, they always reschedule the repair person to come back out. There was never a problem as far as that's concerned.

They came out the same day. I couldn't be happier. The only thing is I have another claim that's not going too well. But King made the dryer experience really well. So, I think it's not really American Home Shield but it's some of the providers that provide the services that make their program not that good.

Ramb’s Appliance Repair recently came out and did a good job on my claim. They ordered some parts and some of those were no longer available. Then the dryer was delivered and the company that did it scuffed up the door. I called American Home Shield and GE. They sent a technician and they ordered the part, so I'm waiting for it. The only thing is that if taking in anything for parts, its status or ETA is unknown, especially with the COVID thing going on for the past two years. But besides that, everyone fulfilled everything they needed to do. I've been recommending people to American Home Shield to make sure they have some type of warranty for some of the appliances. I have my pool and I have something on the septic so I have a higher contract with them and they're pretty good. I'm looking to stay with them for the longevity of time.

In my opinion, the contractors with American Home Shield can't get fair reimbursement from American Home Shield. I haven't been reimbursed. I, out of sheer defeat, accepted a cash-out. The issue was the contractor that they sent out said the problem was done on the first visit. It worked for about five minutes while he was here. The first time I tried to use it shortly after he left, it didn't work again. So, I called him and he said, “Well, your unit’s shot.” That was very different from what he said when he said the problem was dust and he just did a routine service. He called American Home Shield and they denied his bid. They said his costs were excessive.

This unit is in the attic. It's not a garage. It's not an easy labor replacement. However, what happened is in order for the contractors to get a fair reimbursement, he called some things that needed to be replaced as modifications. My plumber is my godson. He said those are not modifications because the entire unit has to be replaced. They don't make it anymore so they don't make parts for it anymore. So, these aren't modifications that the first plumber said, which would cost me approximately $1,200 out of pocket. I tried unsuccessfully with many phone calls to their authorization department to explain that these aren't modifications. I got nowhere. I kept repeatedly being denied access to speak to somebody in authority so I could appeal what was happening. I could not get to anybody.

We're now three weeks later, because the very first plumber that American Home Shield sent out doesn't work on tankless water heaters, which is what I have. Then they sent out the guy who wanted to charge me $1,200 for out-of-pocket costs. He went to bat for me, he said, and so American Home Shield said, “Fine. We're going to refer this to our purchasing department. And we're going to see if we can buy the unit cheaper.” A couple of days went by. Then I got a phone call from the very first plumber saying the issue was referred to them for a second opinion. When I told them, “But you don't work on tankless,” they said, “You're right. This shouldn't have come back to us.” So, now I've lost two weeks.

The plumber that they sent out, Taylor, said if he were to do the job for me, he would charge me $5,200, which is ridiculous because during those two weeks, I called three different plumbers including my godson here, and got estimates that the cost of the repairs are between $3,800 and $4,200 because there's roof vents that have to be replaced. It's a lot of labor. The AHS cash-out people then said, “It's going to take an additional few days because you're in California and we have to refer this to our California units for them to give us a cash-out.”

I got an email last week that the cash out was $2,666 and change, which doesn't come near to cover the cost. What I believe happened was American Home Shield has an intentional strategy to underpay the contractor. So what the contractor does is they call things modifications so the client pays an inflated share of costs so the contractor can make a living wage, and makes the contractor complicit in defrauding the subscriber, and this means me. So, I think it's quite a scam American Home Shield has going on. It's very excessive, and I would never recommend American Home Shield. I am telling all my realtor friends, including the two boards that I was a member of how I feel about American Home Shield, so I hope no Realtor ever recommends it.

The toilet was leaking. American Home Shield looked up our account. We submitted what the issue was and they let us know who would be contracted. In this case, it was T Mayes. A gentleman named Ray came out, saw what the issue was, and he fixed it. He replaced all the guts of the toilet - the flushing unit, and gaskets. However, they literally dropped the ball when it came to replacing the air conditioner, because it went out in the wintertime, so the heating wasn't working at one point. They said it was Freon. And it went out in the summertime when we had 100-plus-degree days.

We had to come out of pocket for the air conditioning units because American Home Shield refused to take care of it. Because they have a policy that they do not say that something is defective or needs to be replaced. The policy, which is unwritten, states that it needs to be repaired. Our whole unit needs to be replaced. AHS wouldn't do that. And that same issue with the air conditioner, we fought with them for four years, because every year the Freon had to be replaced. That was $800 out of our pocket every year to have that replaced, because they put a Band-Aid on something that needed to be replaced, not repaired.

Over those four years where we had to have the AC unit replaced, we're talking about the customer having to come out of pocket thousands of dollars. Something should have been done a lot sooner that AHS should have taken care of. They take care of small things. Garbage disposal, they fix. Replacing or fixing the toilet, they fix. They do a lot of things. But when you consider the amount of money that customers are paying every month to AHS and don't have an issue, and when something major comes up, “Oh, it just needs to be repaired,” when they know good and well it needs to be replaced.

There was a time where I had a problem with a plumbing leak, and American Home Shield sent me out a couple of people that told me different things, and it was still having a problem. It developed into another major problem with the shower company and I was going to have to pay to get a new shower put in and it turned out that was not what was needed. The only way I found out was having to hire my own plumber and that cost me $850. I called American Home Shield and said, “You’d sent me out two different people and they weren't doing a good job. I ended up having to do this on my own outside of you. I've got all the payments, Can I submit it to you?” They said I could not because I didn't work through them. I thought that was pretty crappy because I tried them twice and it didn't work.

I was tired of them sending out people because each time, it was a different person telling me something different, including the company that came out about the shower. They were saying, “Oh, it's because of this, because of that.” It turned out it wasn't that at all. My plumber that I'd had for other things told me over the phone, “I can pretty much tell you what it is,” and it was. Now there's a big, gaping hole in my wall. It was a major pipe that I had to have replaced but it stopped all the leaking. So, whoever they sent out did not know what they were doing. They did waive the $75 fee for me having to pay for them to come out, but it is documented. They said I should have reached out to them and they would have sent somebody else. I said, “Well, whoever you contract to do this does not know how to do major plumbing issues.” Other than that, every time, I'd have no problem.

American Home Shield sent out vendors before that I did not like. I said I would prefer not to have them anymore. Just recently, I had a problem. They said they were going to send out this company and I said, “I told you I don't want them in my house.” They said, “Oh, yes. Right. You wanted Cooper?” When I said yes, the rep said, “Okay. We'll switch it to Cooper.” So, now they give me who I like. They give me my choice, which is nice. They don't make me take somebody I don't want.

I just went online, and I picked what was wrong. And then in the next 30 minutes, somebody was calling to ask me questions about what the problem was and to schedule to see it. The person who came was very professional. He went in the basement, looked at the heater, was like, "Yes. Okay. This is what it is." He got a replacement, brought it back and installed it.

So far, AHS has been great. Definitely don't believe any horror stories because there are horror stories for everything. From the first phone call to right now, everything went so smoothly. We had American Home Shield wherever we moved. They're responsive and they take care of the problems. They do what they say they do. We submit a claim and they send somebody out. They send the bill and we send the payment. It's straightforward. We did a claim when the washer wouldn't drain the water. Technicians came out and they fixed that. Now, the washer works perfectly.

    T. Mayes Plumbing was very good. The kitchen sink corroded because of the harsh water. It looked fine on the outside, but it was flooding underneath. The tech also said that some of the pipes were really loose where water was coming out of, which kind of made sense because it kind of felt like there were different places the water was coming from. The whole faucet got replaced. Then, with the bathroom, it was a constant drip. The seal had gone but there were other things as well. So, they just had to replace the whole thing.

American Home Shield's service works fine. Everyone was doing what they could. As soon as the part came in, they were amazing. They rang and said, "Look, the part's here. Can we come today?" They could have said, "Well, can we come next week?" They came the day they rang me. The AHS contractors have been great. We've had a few different things come. I've never kind of had someone come out and say, "Oh, crap." Everyone's knowledgeable. They all know what they're doing and they put the covers over their shoes in the house.

This house that I bought has a combination air-condition and heating unit. About three months after we moved in and got into the winter months, it quit working. So, we went through the winter with it like that. I've seen the advertisement for American Home Shield and I said, "Well, let me try this and see." I called and explained to them what it was. They got somebody out right away to look at it. He said that the problem was it was out of Freon. He didn't have the equipment to put the Freon in it, but he said, "We'll make another appointment, have somebody come out here and put Freon in."

Two days later, they called me back again and said that they had a technician that would be in my area a certain time of day and they wanna set up an appointment for him to come. We set the appointment up and he showed up. It took him a little while to get the thing to act right, but he worked on it until he got it going, and put Freon in it. He said it was totally empty. Since then, it's been working beautiful. The AHS customer service department is great. They followed up with me to make sure that they got here when they said that they were going to be here, and if they were here on time, and if I was satisfied with the work and everything. Everything has been great with them.

I've been using American Home Shield for several years, and anytime I have an issue, I just go into the website. The streamline ability of being able to do everything online has been pretty good. AHS is easy to use and it's affordable. The only improvement would be getting the turnaround time for the subcontractors or whoever that comes out to be faster. There's been a few times in which it was an actual emergency of where I had a pipe burst and water's pouring in and I need to get someone out there. I contacted American Home Shield, and then it got sent to somebody and then they were like, "Yeah, we can't get out there for two days." I was like, "Well, in two days, I'm gonna have so much damage." I had to hire out other people to come to fix it at least to stop it until the contractor can come out to actually fix it.

Other than that, everything's going well. It's been very cost-effective because I've had some pretty significant damage done due to the builder having bad techs and I've had to use AHS a ton, and it's in instances saved me quite a bit of money. I had Total Air Care come out and they're good. They were very professional and got the job done, and then left right away. So, I was very happy.

I had a problem with one of my AC units. Technicians came out and fixed it once. The unit worked for a while then it broke. Someone came out, did something else, and that didn't last either. These initial technicians just fixed what they thought was needing fixing. The last time technicians came out, they replaced the entire unit. When American Home Shield first told me that they were going to do a replacement, that was great. What I didn't realize was there would be some parts that were not included because the newer unit had parts that were not on the old unit. That didn't make sense to me. It cost me over $2,000 out-of-pocket for the whole new. A whole unit was probably about an $8,000 unit, so I still came out $6,000 ahead.

I had my icemaker worked on and my garbage disposal replaced. I paid American Home Shield the small fee to have them done versus having to pay somebody else. I saved myself about $1,000. When the garbage disposal was replaced, the old unit was hardwired and the new one comes with a plug-in. American Home Shield wanted to charge me another service fee to have an electrician come out and put in a box so they can plug it in. I called American Home Shield, spoke with a supervisor about 20 minutes on the phone and I explained that the job was not complete. So they sent the electrician out and did not charge me another service fee. My only suggestion is that if they send a plumber out and they know there's electricity to the job, they should make sure that the plumber is at least electrical capable or also has an electrician license.

My recent claim was a backed up toilet. The guy was here. He gave me a call prior, made it on time, and was very professional. He was in and out in no time. But one of the things that I found out recently was with the fact that the processing via credit or debit cards with American Home Shield is an issue. The last time that I had someone out here was for the air conditioning. I spoke to the customer service rep, gave them my debit card number and forwarded everything. On the day that I did it, he confirmed that the payment went through only to find out that it was never debited out of my account. So on Friday, I spoke to another customer service rep because now there has been $100 lingering and I had to put in another $100 service charge for Bestway to come out. Provided my debit card information again. And this time, for some reason, it didn't go through. But there was money in the account.

I wasn't told up front that AHS does an electronic debit using electronic check. It would have been nice if I was made to understand that they couldn't use either credit or debit cards so that could be pulled out of my account. I had to wait a couple of days to keep checking back into my account to make sure that electronic check did go through. Prior to me calling on that Friday, I have utilized my card with three other different merchants and it went through.

That cost me a lot of money. Not only did it fall at the end of the month, which is when AHS makes their monthly debits into my account for my monthly payments, but also having to have two separate service fees taken out. So all in all, it was almost $260 that came out of my account. 160 of that would have been understandable being the service fee for the plumbing and the monthly service charge that I pay. But the extra $100, that in itself could have been resolved only if I was told that, "You know what? We can't utilize the Bank of America when it comes to using either their debit card or credit card issued by Bank of America." It's not my fault that that payment didn't go through.

As much as I gave the customer service rep my card number four times last Friday, we ultimately found out that the only way that it would be able to pull money out would be that electronic check. And for reasons being I don't know. That option was available, but it wouldn't go through. I had to have that customer service rep stay online so that we could get to the bottom of why it wasn't automatically pulling that money. Because when you run your credit card, it takes it out immediately. But in this case, it didn't. This is an active card. I just used it just a few minutes ago today.

I've introduced a couple of folks to AHS in the past. Two of the major things that I let them know were to ask about all the various plans that I could think of. What does the plan cover in terms of appliances. Not a lot of people take the time to read that laborious content online. So being able to have them understand that the warranty I could ask if the warranty does cover things like electronics, TVs, computers, laptops, as well as other appliances such as washer and dryer. I know that that wasn't what was used to be covered, but now it is. So I always tell folks to ask everything. Maybe roofs might be included in a particular plan, which people may have to pay extra for. But it wouldn't hurt.

Most of us can benefit from having warranty for certain items such as roof, garage, be it anything about the garage door, and changing bulbs. For most people like myself, we wouldn't think of that being ordinarily covered in the standard plan. But only if we ask and maybe a different plan, and we might have to pay a little extra, but at least we know the option is available.

My home is an old home. Given the fact that most of the things here outside of the appliances are dated. So for me, it's very beneficial that I have the warranty. Folks that have newer homes may not see the benefit to it because of course, it's new and the appliances are new. But every bit helps where we don't have to come out of pocket to make any kind of upgrades or immediate fixes. So I tell this to everyone, be it if they have a new home, if it's as old as mine or much older. It's that peace of mind being able to know that if something goes awry, I just pick up the phone, call the warranty company, pay my service fee and be done with it.

When I went to turn on the heat, there was nothing. I logged into my account, picked the issue and I told them what was wrong. American Home Shield assigned Express Heating and Air to me. The first appointment we had, Express Heating and Air had some issues with a driver. They called and told me, so we rescheduled for the next day. And everything worked out fine. They came on time, just like they said and they called before they were coming.

However, they couldn't fix it. They gave me a form saying what the issue was. Something wasn't getting power on the heating unit. They said that was out of their expertise. They could do everything up until the electrical work. So they would give it back to AHS, and someone from AHS would contact me with the electrician that needs to come out at this point.

I had another warranty company but they kept denying my claim. One of the contractors that came out said, “You should try American Home Shield because they're a fair company. They usually don't deny people's claims. It's not like one of those companies that look for a reason to deny the claim.” AHS is awesome. I just got my dishwasher replaced. When the tech came out, it was working and everything was fine. He checked everything and told us that if the issue happened again, take a video and open another ticket but make sure we don't pay for service again. We did that this morning because the refrigerator wasn't working again.

So far, our service with AHS has been fantastic. They are very prompt. With the other warranty company, it would take days to get somebody to come out. Overall, we're really happy with AHS.

I called American Home Shield to have someone come work on my refrigerator because it would cease to function. It took them a week so I was a week without my refrigerator and had to dump everything in my fridge and freezer. But they finally got somebody out there who came and fixed everything in one trip so that worked out. When I had a problem with the drain for my washing machine, they sent somebody out who couldn't fix it. Then they sent somebody else out who said he could fix it, but he had to call them to get an approval. That was Monday of this week and I still have got no thought that it's going to get fixed. I haven't heard from anybody. Also, it would be nice if American Home Shield would get somebody to answer the phone that speaks clear English so that you can understand them.

Once they put the new ice bin in, it turned out that there was another issue the next day. Now, I'm waiting for another two parts. I also called about my stove that was not showing the temperature on the oven at all. The tech called me on the phone and had me take a picture. Then, he said he was going to try to look for a part. The next thing I heard was that I was getting a new stove because they couldn't find the part needed. I got that stove yesterday.

They just flipped a switch on the thermostat and told me to call somebody else because the people who I got there earlier didn't hook it up right, which turned out to be the case. But Fast Response could have also dealt with it because I just got back from meeting with this guy for him to switch a wire on the thermostat. That took me like two minutes. Overall, I've had really good experiences with American Home Shield, but there's also little glitches that are irritating. BNA Appliance came out a couple of days ago, and I'm still waiting to hear back about what they're going to do about my dishwasher.

My claims have gone well and I’ve been satisfied so far. I had a claim when the dishwasher kept leaking and the tech from The Handyman Can was trying to diagnose the problem before he came out and looked at it. He wanted me to take a video and pictures and asked me all kinds of technical questions. I didn’t know what stuff means and I was googling them. That bothered me. When he came, he never really explained to me what the problem was. He brought in a couple of different parts and he said that something needs to be replaced. Then, he noticed something else that was still leaking. He kind of left it where I didn't have any cold water and I ended up getting a new dishwasher. But other than that, he was personable and nice. Also, the company that came and put a new one in made sure it was in there good and I don't have any leaks or anything.

We had issues with both our refrigerator and range. Beyer techs came out. I've had them before and I was glad to hear when American Home Shield was going to send them out. All the guys they sent out were professional and had been really good with doing what they needed to do. You know what they could or couldn't do. That has been the case with most of the companies I had.

The Beyer technician took care of the refrigerator issue. For the range, they had to take the element out. Because of the age, they didn't have new ones to get but they could try and rebuild that one. American Home Shield told Beyer to do that. After being rebuilt, they brought it back and connected it up. They told me initially it would take 10 to 14 working days and that was fine. We could still use the top of the range. They're here now to redo what they had initially done.

Earlier this year, I had an issue with American Home Shield. I have a rental property and I called in on a washing machine. A company was sent out and they dropped the ball. They were hard to get ahold of. On American Home Shield's part, they failed to follow up. I told them never to send those people to me again. They never would get the parts for the home warranty company. I called American Home Shield and they were supposed to put the team on it to go and find out what was going on but they never got back to me on that. Since it was a rental property, I had to give the renters something to use. I had a washer around here. I ended up just saying, "Okay, forget it."

I've had American Home Shield for years and I have three contracts with them. That was my first time ever having an issue with them not following through the way they should and with the company that they send out. But that mostly had to do with the company that was sent out. All of the companies have a lot of young people working with them nowadays. On the whole, American Home Shield has always been good in general. The best part of having a home warranty is it helps you with situations when you don't have a lot of out-of-pocket to spend. That's the whole idea behind it and that's great. You can get somebody to come out and do the job.

The refrigerator wasn't cold and it was a great experience with the claims rep when I called American Home Shield. The lady called us and she said that she was booked all the way out and she didn’t have any available time. So, I might have to call back again. I told her that it didn't have to be right away. Then she said that she could fit me in on a specific date. She emailed me the date and then followed up with the date that she emailed with.

The contractor sent me a time that he was gonna be here and he got there before his time, which I loved. He was very respectable of my house. He took the refrigerator back, wiped it down and cleaned everything up. He was very informative and made sure that everything was intact before he left. He said the fan stopped working and was not blowing the air around there. It was getting cool but it was not circulating the air. So, he took the refrigerator apart and put the fan in, and it’s perfect. It's colder than it was before and I called them back so I could figure out how to cut the refrigerator up to cool. But I haven't received a callback yet.

The tech also checked the pilots on my stove, which I put in as well. He thought the igniters needed to be changed but he it was just the setting of the height of the igniters, which was a little higher. It started working way better than it did before he left. American Home Shield is top-notch. I had them before and they were great, So, I only deal with them.

Everything I file got to go through five hands. I've got five houses with American Home Shield and it just wears me out. I call the people for my ice maker repair. It takes a week to get the part and a week to make the appointment to get it done. Now, the freezer isn't freezing, and they've got to come back. Another week for a part, another week to make the appointment. Then these poor guys have to wait on hold forever to get approval to fix things. I had a plumber one day and he sat on hold with American Home Shield for three hours at my house just to get approval to fix it. I realize everybody is short-staffed, but let these guys fix things and take care of it. I feel sorry for them, too. They're trying to get AHS back up and going and they're getting jerked around by AHS making them hold for three hours. They don't have time to sit on the phone. The poor guy had to charge his phone in between. It was ridiculous.

I had a leak from the spout in the tub in another one of my houses. This young guy came out and he couldn't figure out how to get the spout off. He told me he's gonna go through the wall, bust out the tile, and take the spout off that way. I told him that before he does that, I'll get a second opinion because AHS won't fix the messy leaves behind and I'm going to have to pay for all the tiles to be repaired. I called my own plumber. He came and just gave it a little more torque. Apparently, the first one that came is a fairly new company, and the guy is a new plumber. He didn't realize he could give it a little bit more muscle to get it to stop dripping, and my plumber did. If I would have believed what the first guy told me, I would have been putting in a whole new bathtub. The quality of the suppliers is awful and I don't know if AHS is not paying them enough for what the problem is.

I have one house of mine that I tried Choice Home Warranty with, and they're actually good. I can say whatever I want about them. It's a $45 call out fee to get the same kind of people to make the repairs that AHS does for $75. Also, I had never seen Choice take longer on hold than five or six minutes. The guys that work for them are pretty fast too. AHS supposedly has higher standards and hire better people, but they have less people to talk to to get the job done. I liked their rep in our area, but they have to make a change. I thought I'd give Choice Home Warranty three years just to see how good they are ‘cause I don't use a warranty that often, and I've had nothing but good luck with them. I have had AHS forever, and get nothing.

We bought this house recently and got American Home Shield, and I've been generally quite happy with them. One area that has been a little frustrating is we filed a couple claims because there's been issues with the house. We had a dishwasher issue, which they have moved to resolution. But our dishwasher was broken, and the technician that they sent out and that particular vendor, is really bad. It took three months to get to a resolution that the dishwasher was irreparably broken. It took like six trips. The first time, the tech was like, “I don't have the time to stay to wait to see the error code.” It was really not fun. That vendor doesn't respond to phone calls or emails. I would encourage AHS to reevaluate them. Everything besides the dishwasher has been exactly as good as it could be. I have had a great experience with a plumber that was sent out from Tavor Plumbing. He was a fantastic guy. The rekeying folks were very good, too.

The tech came out and he checked something, turned the unit on for 30 minutes and waited around to make sure it didn't cycle off. He said nothing was wrong with it and it was working when he left. He admitted that he didn't do anything to get it working. But within a day of him leaving, it shut off again. It wasn't his fault and there was nothing he can do. But it's now doing the same thing. Hopefully, American Home Shield would send him back out. I just have to contact them again.

The claims process with AHS is straightforward. But at my last place, I had a bad experience where there was a plumbing issue that they didn't want to cover. They sent a tech out who was ready to do it but he was overcharging a huge amount. So that was frustrating because they're just as expensive as if I paid out of pocket with the four other estimates that I got. So that seemed not great. Other than that, AHS has been good.

The one issue that I had was that every time I had a question regarding that plumbing experience, I talked to a different personnel who had a different answer. You’re getting passed around rather than having a dedicated claim specialist. You'd have to re-explain the whole issue and much of it gets lost in translation every time you re-explain it. AHS might be able to expedite things if they had one person dedicated to that claim even if you had to wait a day for that person to come back to work or the next business day. It'd be a less frustrating experience if you didn't have to re-explain yourself constantly. But it seems like that's par for the course with these things. There are a couple of other competitors, but there are not that many out there.

I've had AHS for over 15 years and within those years, I had a couple of things. A couple of years ago, it was my water heater that was giving me problems and they had to replace it. They didn't give me any trouble about that. I just paid the company for the extra stuff that I was able to do. This is the second time that I have another thing that's big and it is with the stove. The only thing I didn't like about the stove is they will offer me more if I upgrade than offering me what I have. I have an electric stove and they're offering me more gas stoves or electric stoves that probably either don't fit in the spot where I have my original stove or it's an upgrade. I just want to keep it simple. But the one that they were offering, they said it was a perfect match with a different brand and I want to stay with the same brand. I don't want to have too many brands in my kitchen.

Customer service has always been good. I've never had any issues with any of the representatives I talk to. As far as the tech from Sears, he was great. He took the time to explain to me. His level of expertise was pretty good. It's good to have people that know what they're saying because I'm not the typical homeowner that they just let you come in and do your job. I like to ask questions because, if something got messed up, I want to know how it happened. So, I do ask questions and I was trying not to be in his face, but he was real nice about it.

Everybody from AHS was very courteous and very professional. I did cancel the warranty for a minute because the pandemic happened and I needed to readjust my budget. I was able to come back and renew my contract because my income was a little bit better. If I didn't have i, it would have cost me more money because a stove is between $800 to $1,000-some.

Our freezer and refrigerator were icing up. It wasn't making cubes. There was a big funnel of ice going in the middle of it. The contractor couldn't fix the motor. The motor was pretty sizable and they had to replace it. Now, it works fine. I like that the claims process with AHS is straightforward. You pay 100 bucks and the contractor comes out. If they can fix it, they fix it. But if they can't fix it, they replace it. It couldn't get much simpler than that.

American Home Shield works out great. I've had a very rapid response on two issues. The former was a washer that was worn out and the repair person very quickly assessed that it was time to replace it. The second issue more recently was the refrigerator and the repair person came quickly. The refrigerator turned out to have a frost blocking the circulation problem, which was very important to know. So, I've been very happy with the service. The interesting thing is that when I called Sears before to get service on a refrigerator, it took about two weeks. And when American Home Shield contracted the service from Sears, it was three days. People should enroll by all means. It's a great deal and a good service with a good price.

We had another claim where a gentleman was making racist statements. It was not acceptable, especially in this day and age. But getting the claims taken care of and addressed was great. 50% of American Home Shield's service providers were really good and 50% of them were really not. I would highly suggest that they do a better vetting process for their service providers. I would like to see a no-tolerance policy for service providers that are racist.

American Home Shield sent me an email regarding a winter tune-up. My heat wasn't working and I called the guy they sent 'cause I paid the $75 for that and then he goes, “If your heat is not working, just cancel that work order and just automatically pay whatever your deductible is. I'll just come out and fix it. Otherwise, you're gonna pay the 75 now plus the 125.” So, I killed two birds with one stone with that.

The tech was very knowledgeable and helpful. He dug right in and didn't mess around. I hope to have him again if I have any more problems. He had to order some parts and I'm just waiting on him to get back with me. The service contract with American Home Shield is the justification of having security knowing that everything in my house is covered. I've recommended AHS multiple times to people and I've never gotten steered the wrong way. So, I'll keep recommending it.

You can't go wrong with AHS. They have covered almost $4,000 this year in problems that I've run into. I dignify it as honest and truth work. The only thing I didn't know about American Home Shield was that there was a second program where if I had higher-end appliances, that it covered up the more with. My refrigerator went out and it was a $4,200 refrigerator. AHS only gave $3,000 for it but that helped.

American Home Shield's website is great. I logged into the website and submitted a claim that way. Having somebody show up was a really quick process. Chronister Enterprises came for our air conditioner, and that was a pretty positive experience. We've had American Home Shield for a couple of years and, overall, it has been a really wonderful, painless process. We've had people come out for plumbing issues. We had a toilet replaced. We had a faucet replaced. We had a backed up drain in our kitchen that required some extensive plumbing work. Everything has been great. We got a new dryer, and we had an issue with the garage door at one point.

Our home was built in ’68. It was a single owner and not a lot of updating happened over the years. So, we've been able to call on American Home Shield for a number of things. Overall, the experience has been great but then we ran into quite a hiccup with our dishwasher. I would definitely say some of the issue there was attributable to the ongoing pandemic and issues with supply chain and not being able to get the wash motor that was needed, but it seemed like there is a disconnect between the service there with the contractor that they assigned. He had said straight away that he was very busy. He was friendly and came and diagnosed quickly and said he needed to order the part.

I don't know how much of that thereafter was an issue with getting the part and perhaps supply chain issues, and how much perhaps him being slammed with jobs and not being able to stay on top of everything, but I had reached out to him probably six different times. He provided friendly updates and was responsive, but still I didn't have the dishwasher. So, then I had to reach out to American Home Shield to just say that the contractor they assigned was not replacing it. It was probably two months at that point after submitting the initial ticket for the broken dishwasher. I reached out to AHS at least 12 times over the next three months after that and was assured every time that they were gonna reach out to the contractor to get an update. I was like, “He's not responding to me or to anyone else.” I got the same story the first five times. So, it became increasingly frustrating.

The original ticket was placed back in May 24th, and we just got a new dishwasher installed about two weeks ago. So, it was a summer without a dishwasher. It was just frustrating more so because we're paying every month for American Home Shield to fix and replace appliances as needed. It felt as though the contract wasn't being upheld. It consumed hours and hours of my time on the phone talking to various people in American Home Shield and trying to figure out if they could assign a new contractor or get a new dishwasher. I didn’t care either way. I just wanted my dishwasher to work. It was kind of disappointing to have such an experience after having a good year and a half with American Home Shield. It became unacceptable and beyond frustrating towards the end of the dishwasher thing. It's been resolved but it took far too long.

There was a water heater issue. The expansion tank was leaking. So, American Home Shield sent out Georgia Plumber. They came out and replaced the expansion tank. It was quicker than most warranty companies I've dealt with before. I've had another experience doing the heater maintenance. And there was a technician that came out from Express Comfort and Heating. He was also very professional, and was timely. And the experience was very good. Then he came out in September and it wasn't fixed. I said that I’ll just try to fix it myself. Then I was told when I called back to American Home Shield that they're going to send someone else out at no cost, and no one ever came and called. The communication with the representative wasn't clear. I was just given information that they will handle it, and yet it wasn't handled. I called American Home Shield because they billed me twice. They claimed they didn't, but I have two separate account numbers to go along with that. I let it off the hook on that one. I called them for the first time ever to use them when the garage door opener wasn't opening. I informed the lady that the spring was broken. The spring needed to be replaced. I asked her if it was covered and she said it is. Then I said, "Okay. I have the spring. Let me take a picture and I could send it to you so that whoever is going to repair it, they'll know exactly what's going on.” She said, "Oh, no, no, no. That won't be necessary." I took the pictures anyway, but I never did send it to them.

They said it’s going to be a fee of $125 before they sent anyone out. I said, "No problem." The guy came out. He looked at it and said, "Okay. Let me find out. These are the warranties, the whole nine yards. And I just want to let you know that we're low on supplies and that probably we won’t be able to get any more springs for quite some time because of the backlog." I did understand why he was feeding that to me. Then he said, "Hey, look, it's not covered." I said, "What do you mean it's not covered? They told me it was covered." By that time, they got my stuff apart. They had already started. I said, "Okay. Well, how much is it gonna cost?" It was an additional $800. I already gave the 100 something dollars to American Home Shield. I could have replaced the spring myself. He had me in catch-22. My garage door is open and I got to be able to close it. So, I said, "Okay. Go ahead and do it and I'll deal with American Home Shield later."

I called that company probably 10 times trying to get someone to help me and they kept throwing me under the bus. Two people never followed through. I had a work number, and they said they're going to check into it and they're going to listen to the conversation over the phone that was being recorded. I said, "Listen to it and you should see that I did ask if that wasn't covered. And she said yes." Otherwise I never would have called them. I don't need American Home Shield if they're gonna do that. I was very disappointed extremely.

I will never renew AHS. Right now, I'm not going to renew anymore of my dealings with American Home Shield. My thing is if they can't cover, they don't have to replace but they should meet me halfway. At least they could give me half my money back or don't charge me the 100 something dollars in the beginning and tell me that it's going to be okay, if they knew from the beginning that it wasn't going to be covered. Even the operator knew it wasn’t going to be covered. He kept saying, "This is the last springs that we have and won't be able to get them for a long time." I have a feeling now, looking back, that he was waiting to say, "Hey, look. You got to get this done now or you won't be able to get it done at all." They need to be truthful. If they're not going to cover it, she should have told me that on the phone.

Contract language is important and the use of "like kind" by AHS is far from accurate. I have an 80gal water heater that needs replaced, their answer...TWO 40 gal... What a ridiculous response, making a homeowner have to adjust the layout of their plumbing and adding space for another heater? Seriously? I don't even trust the reviews by others. I have owned many homes with various home warranty companies...they are all the same; you would do better to use the 1st year warranty under the buying contract, dump the home warranty company and SAVE the monthly amount and purchase outright. AHS should not be reviewed as high as it is. Take this for what it is...very unhappy and will not be back. I should have sued them and forced them into doing the right thing...but they aren't worth the time.
