    It’s hard getting through the phone with American Home Shield but that’s the only issue right off the bat. Once I got through, everything else went well. The tech fixed my dryer that wasn’t working. He also took care of my refrigerator. He did an excellent job. It’s best to have someone because if you have some things break in your home, they would come and fix it. But you won't have to pay as much money. We had to file a furnace fix and we ended up paying $2,800 for that. AHS didn't cover all the extra stuff but they covered the furnace. I wish they would have a program that would include some of the components that are needed.

    The overall claim process is okay. It's a bit pricey. But I like the timely response. Recently, my hot water heater burst. Scheduling someone to come out took a couple of weeks because American Home Shield sent the wrong person. They sent someone to take care of my heater and not my hot water boiler. But the techs were cordial and attentive to the problem.

    My experience with AHS has been excellent. The contractor came for the heater maintenance. I called back and AHS sent the tech back out and fixed the issue. He had to climb up in my attic which is a small space. But he didn't complain about it and he was nice and polite.

    We are starting to notice a leak in the shower or somewhere in between the bathroom. We called AHS. The guy came out and he was looking at everything. He said, “Your shower does not have a shower pan. You need to put a shower pan in there.” I called AHS and they said. “Nope, that’s not a covered loss.” It’s continuing to leak. I'm working out of town. That bathroom was off-limits for days, not ever being used. Water is still leaking onto the floor from an unknown source, but the exact same spot every single time.

    I called Action Plumbing up and they said, “I can’t do anything, because it’s already going through American Home Shield. Call them back up and they'll recall your service. If you do that right now, I have a guy about 45 minutes away. I'll just call him and tell him to stop what he's doing to head that direction. You should have your conversation and confirmation with American Home Shield done by the time we get there.”

    I called AHS. They confirmed, “Yes, we approve a reinspection. No additional cost.” The same person showed up. “Okay, it's not the shower pan. The toilet in the opposite bathroom, the wax ring underneath the toilet, is bad.” Because he knew that when we bought the house, we had some plumbing issues, and we were using a plunger heavily.

    I asked the guy, “Can you put a wax ring on it? Because I’m 1,700 miles away. I can’t do it.” He said, “No, I can’t.” I flew home for the weekend. Yesterday, I took that toilet apart. I put a new wax ring like he said. I set it. I put the toilet back exactly the way it was before. It flushed one time in a two-hour period. I walked into the bathroom, the water was just sitting there, just running. If you mop it up and dry it up, you can sit there and watch it pouring from the wall directly where the shower is, the exact same spot I kept telling the guy over the phone. I haven’t used the shower. Now, that toilet hasn’t been used for several hours, why is it still leaking? The same person comes out and has two diagnostics on it and he's wrong every time. All of my dissatisfaction is with Action Plumbing, not with AHS. American Home Shield has done everything they could do.

    Having American Home Shield is great, but they really need to lower their prices. I pay 72.99 a month for over 15 years, and I've only had to use them a couple times. They've been okay. Recently, I did a claim for my dishwasher that was leaking really bad. The person who was sent out was great. I'm still waiting on my card so I can replace my dishwasher. AHS should get more people that speak English that you can understand. Today, I called wanting to know where my card was. I was like, "Look, I need to get me a dishwasher. Christmas is next week." The guy just couldn't understand me. Then they had to switch me back because I wanted to change my payment method. The guy didn't even understand what I was saying. I said, "I'll hang up and call back," and I did.

    The couple of claims we've had have been handled very well and efficiently, and we're very pleased. There's the security that if something does go wrong, we know that AHS is going to take care of it. The most recent claim was when our oven shut off over Thanksgiving. So it took them a few days, but I understood that because it was Thanksgiving, and there were no people available to fix it. But when the tech came, he was very professional and quick. He did what he needed to do and left.

    Our air conditioner wasn't working. It has an automatic shutoff when the drain gets clogged and the drain was clogged. We called AHS and they gave us the name of a contractor who never called us. We tried to call the contractor but they did not respond to us at all. I had to call AHS back and they gave us another company, Complete Air. Complete Air called us back in four hours and they were out here two days later. The tech blew out the drain and the repair was done.

    I had a grinder pump in my basement that went bad and American Home Shield assigned a contractor out of another county. I couldn't get ahold of them to get an appointment scheduled and they never answered their phone. Finally, I was able to get it scheduled and the guy showed up. He looked at the pump, plugged it in and then unplugged it, and said he has to order me a new one. He said it would be the following Thursday before he could get the part. Then, he walked out and I never heard from him again. I got ahold of AHS and I can't believe they still utilize the company. It was the poorest service I've ever had. That was at a point where I was getting ready to drop AHS. If they're gonna use contractors like that then, I really didn't want to deal with them.

    Also, when I call AHS, the majority of the time, I cannot understand the rep because they don't speak very good English. It's very hard to understand what they're saying. When I call, I want to be able to have a conversation with someone without trying to say, "I don't understand what you're saying." But other than those, overall, AHS is worth it. It is a little costly but it gives me peace of mind. R.E Graves Heating and Air Conditioning who came out for my heat pump was really good. They fixed it but it broke again and they came back out. They were able to fit me into their schedule and they fixed it again.

    My refrigerator wasn't working at all. I did the whole thing with AHS and paid the $100. The first guy from Sears came out and he diagnosed the problem. He said it was a bent in the motherboard thing. He said he had to order the new part because they didn't have it in stock. About two weeks later, the part came. I went online and I told them the part’s here. A week later after that, they came and installed it. Now, everything's working fine. The techs were good. I would definitely recommend AHS. I like the app of AHS. ​It's good to have this kind of protection on your appliances. Right now, not everybody has a lot of money to be buying new appliances, and $100 for somebody to come out and fix it and/or replace it is perfect.

    One Choice Appliance came out and inspected the old refrigerator. American Home Shield took care of us and got a replacement for us. A different company came out and delivered it. But we had to almost twist their arms to figure out to get something comparable because everything they said that was compared out is not in the area. I really didn’t appreciate that.

    Also, that was the first time AHS has worked for me. With the technicians they send, usually, nobody's local and they tell me things that I've never heard before. They sent somebody out at Atlanta down here to Columbus for the HVAC and the tech said he's not touching it because it's not located where it's supposed to be. But the other inspectors of HVAC when I bought the house said there was no problem with the location. That tech also tried to say I installed it wrong but I didn't install anything. I bought the house that way. Then, there was one time I had somebody look here and the tech said that the part I need is not covered in my warranty. The day the refrigerator went out, I was getting ready to cancel AHS.

    I had no heat in my house. Usually, I have to call American Home Shield and have my heat and air serviced and fixed. I contacted them by phone recently and it took them five minutes to respond. I was on hold for a little while, but I don't think they took long. The same day when I got off the phone, I had a company assigned to me. They contacted me a day or two later. I knew who the company was and I could call them if I wanted to, but they say give them 24 to 48 hours to contact me. They came out and assessed the situation, figured out that I needed to get a part and then they would call me. They told me, "Hey, we're ordering a part, and we'll call you as soon as the part comes in."

    I just don't like the policy of American Home Shield where they're gonna continue to fix and fix my system, and I'm paying every year for heat and air for them to come out and service it every year. I've been told by these companies that I just need new systems, but I know American Home Shield is gonna fix it until they just can't fix it anymore. $300 a year is expensive every year. Another thing is I have nothing against foreign people, but I get foreign people who want to explain and break down rules and policy just to tell me that with the air conditioning, I have to get antifreeze or Freon. I don't understand it. I've been doing this for five years, and I already know American Home Shield only pays for so much. Now, they don't pay for anything. I already know this, and their rep was explaining to me all of the policy. I'm frustrated and I don't feel heard like they are not understanding what I'm saying.

    So this year, I just dealt with the heat upstairs. My house is dual-zoned, which is a good and a bad thing because I have two air conditioning units, and I found out I have two gas furnaces. Every time I make a call to AHS, I have to specify if it's the upstairs or the downstairs unit. I have to pay separately for each unit because they are coming specifically to look at that one and they ain't looking at that now because I didn't pay for that. So, I don't know which units are good, which units are not the best. I think both AC units are kinda null and void. They need to be changed out. Also, I'm pretty sure my under the house gas furnace, which is the one that services my downstairs, is pretty old.

    This latest call helped me figure out that my upstairs furnace is actually newer of the two furnaces. I'm also having an issue with my air conditioning and heat may not be out. It could be working perfectly, but I have an issue with the thermostat. I think the thermostat is too old, and I don't understand it. So, the guy from Amazing Comfort explained that my heat is working fine upstairs, and I appreciate him doing that.

    There was a weird smell coming from my furnace. I have all these carbon monoxide detectors around and I have a gas detector and nothing was ever going off but there was still the smell. I had a furnace guy come out and he said that maybe my dryer needs someone to look at it or a plumber. I called American Home Shield and I asked the rep if I should get a plumber or somebody to come and look at my dryer. She asked if the dryer was working and I told her it was and that it was the smell of gas. She said it sounded like I need a plumber so the plumber from Pruitt's Plumbing came out and fixed the problem.

    The guy who came out was really nice. He listened to my complaint and fixed the issue very quickly. We haven't noticed the smell at all since he's been gone and it's such a relief. I had one snag with AHS, though, when I had a claim for the fridge. I bought a new one and they wouldn't reimburse me for it. But they reimbursed me for an oven and there have been other issues that have come up. The warranty has overall paid for itself. It's been well worth it.

    In our recent claim, the refrigerator wasn't working, so we called the repairman, and he said we would probably have multiple issues. I asked if anything else comes up on it, would it all be covered under my $125 deductible. He said yes and that I have a 30-day period to point out anything else, and it’d be under the same work order. We got it running first and he repaired the motherboard. Then the ice maker didn't work. I called and it went straight to the Philippines. They said that I have to pay another $125 for them to come out for the ice maker. I told them that they wouldn't know that it would be broken till the tech fixed the refrigerator and got it running in the first place. I had to battle with them and it was exhausting. They said finally said that they would make an exception like they were doing me a favor so it was resolved. The vendor was A-1, top-notch, first class. They came out to fix it.

    I'm very grateful for American Home Shield. But the communication is horrible. Their people in the Philippines speak broken English. They're taught to say, “I'm so sorry. And I completely understand,” but they're not programmed to fix things or help you. Everybody is Pete or Joe or Paul. They're all bogus names. If AHS would afford to have people in North America or the United States answering phone calls, it'd be a lot easier. It would cost a lot more. But dealing with these people in the Philippines is difficult.

    I've had multiple issues that I've had to call American Home Shield on. The number one thing that should be available is being able to talk to a supervisor. Every time I've said that they said they don't have any, but of course, they have. If you get frustrated as a consumer with the person you're talking to with customer service, you should be able to escalate the call and talk to a supervisor, and then it bounces back to the United States, and talk to somebody in California or Tennessee.

    I had an air conditioner heat pump go out two years ago and the company that they sent replaced my air conditioner heat pump with just an air conditioner and so last winter, I had heating bills in two months, over $600. I'm a disabled retired fireman and I'm on a fixed income. It was a huge impact on me economically and mentally dealing with the company. They said that they would be coming back out but I would get charged $1,100. I had already paid my $125 service fee, they installed the wrong thing, I had $1,200 in heating bills in two months, and they were asking for that amount.

    I had to fight them so hard to replace my unit with what was there originally. Thank God when I had my home inspection, they took pictures of the serial number of the units so I could prove that it wasn't just an air conditioner. It was an air conditioner heat pump. Overall, American Home Shield helped me out in this house and they've helped people out that I've recommended them to. I just wish there wasn't the heartache and the headache with it.

    I sent in a claim for a leak with some pipes under the sink. The contractor fixed it pretty quickly. It's pretty easy to submit claims to American Home Shield. The contractor came out and fixed a faucet that was dripping outside. That was pretty quick. American Home Shield also helped me out with a tankless hot water heater, and the contractor showed me how to clean it out and keep it going right. I'm really pleased with American Home Shield. That's why I renewed my warranty with them this year.

    We've had problems with our washing machine before and it took AHS about nine months to fix it. Parts were ordered but then nobody would call us and let us know. We'd wait for people to come and do it, then call people back up. They came back out, reassessed, figured out parts, and said, "We had parts," but then they didn't have parts, and then it was a nightmare. But overall, when we need AHS, we call them up and things normally get done. Our furnace is something that we've had problems with since we've bought the house. So AHS paid for itself in that.

    The hot water heater, which was a tankless system run by gas, all of a sudden stopped working. We called American Home Shield and it took a couple of days for sending a technician. But their answering system was very prompt. When you call, they pick up right away. Then they assign a company who comes out and checks the issue. Once they diagnose the problem, they need to approve whatever the technician commented. In my case, the tech said that there was something wrong with the mother panel and that I had to have it replaced. He found out that he could not contact the manufacturer because of Thanksgiving Day and, subsequently, Thanksgiving week. So that took about three days after holidays.

    Then, on Monday he could get back to me on my reminding call. He said that the panel is no longer made and that model is outdated. So, they have to change the heater. It took another couple of days to fix but he brought a new heater and replaced the old one. But I did not appreciate that when they replaced the heater, they said that the insurance company didn't want to let me know the price of the heater that their contractor found.

    I was asked to negotiate the price with the technician. The company said that they have a hold replacement cost and they would pay some money, which they did not disclose to me. Their representative said that was not their policy and I ended up paying $500 to the technician. That is, for me, is not a good business practice that there is some hidden. But contrary to that, I had one of my refrigerator went out and AHS authorized a replacement. At that time, they told me to go and buy with this much amount that I would be given.

    There was an issue with a toilet in the main bathroom in the master bedroom. I scheduled the appointment online then I got notice fairly quickly of who the company was going to be. Then AHS said that the company was called and would set up an appointment within 24 hours. They did and the tech came out within 48 hours. He showed up on time, and was very polite and friendly. Within a couple of minutes, he diagnosed the problem, conveyed that to me, and fixed the issue. He was gone in 45 minutes or so and he did a phenomenal job. He knew exactly what he was doing and he cleaned up the mess. I also didn't expect him to scrub my bathroom floor.

    Other than that, when I had called AHS to question about the cost, the person I spoke with on the phone was rather rude. But we've had two other warranty companies and American Home Shield has been the easiest by far to deal with. Their deductible is much higher but when you're choosing a warranty company, sometimes there's a trade-off for ease, convenience, and customer service.

    Reporting an issue is pretty easy. Customer service is very good. They're very nice and polite. The online claim reporting is basic, but it works. My most recent claim was for a plumbing issue and the first guy who came in ripped me off. He reported an issue and he knew external water pressure is not covered and he wanted to charge me 200 bucks. So I reported to Home Shield. Home Shield has a policy for second opinion. They say if the second opinion is different, then they don't charge. Otherwise, they will charge me another 100 bucks for the call. So the second opinion was Mr. Plumber. They didn't think it was water pressure, so they changed the whole thing. I was very happy with that.

    I have two contracts with Home Shield. In one contract, I didn't have a good experience twice with the contractors that they have. One person came in for a plumbing task and didn't have a hammer or gloves. So, I didn't know what kind of plumber was that. Home Shield is not the type that you would need for an emergency. If I had a pipe burst, I don't think I can use them because they will take two days to come. But so far, I've had good experience with them.

    The contractors usually come right on time. When I was in the process of selling my other house, the buyer’s financing fell through at the last minute so I had to go back and redo my contract with American Home Shield, which I did before the deadline was up. But they had already canceled me out. I paid to continue on with my money. I had a claim for my refrigerator and the tech said that there was nothing he could do with it. So American Home Shield sent me a gift card to get a new refrigerator. I used the gift card but it didn't cover the expenses for the model that I wanted to get so I added to that. But overall, I was quite satisfied with the claims process.

    We had very quick, same day service. The guy was polite and professional. I only have one problem with AHS - if they could allow us customers to find somebody who is cheaper to fix the stuff instead of them saying, "Oh, this is the only company we are dealing with." Because there are other vendors there who can like, if they find me a company, which is charging 5,000, I can go look for somebody who's going to charge me 3,500. And then if they paid part of it, then I don't have to pay out of pocket. With the recent claim, I didn't have to pay anything out of pocket. I didn't have money at that particular time so it was a good thing for me.

    Premier Service Group is number one. Their service is fabulous. They send their people to a school for Thermador, Sub-Zero, Bosch. If you google up who is qualified and who they recommend, and there is only one in my whole area, it is Premier. And to get to that stage where I can get Premier to come out here, I have to go through loops with American Home Shield over and over again. I pay extra for the high-end appliances. I say, "I want Premier." But they just want to send the next person that is on their rotation. And I say, "They're not qualified." They may be qualified as an appliance repair person, but that is like taking your car to Walmart when you need to go to Infiniti.

    American Home Shield is a lot better than they used to be, except the phone service is worse. They should answer the phone. And they should not send me to somebody overseas that can't speak English. That is annoying. Second, they should have a supervisor available or another phone when they do send me to this idiot to have somebody else that I can talk to. They keep telling me they don't have a supervisor. Because I requested Premier, I couldn't go online because there is no way to say online I request Premier for my appliances. So, I have to call. I tried to tell them if they look at all the services for the past seven years, it has only been Premier that has serviced my appliances. As long as it's theirs, they have approved it, and they are an approved vendor of theirs, that would be fabulous. Then I could do it online and not have to talk to the people that don't know.

    My dishwasher went out. I had called Sears first because I had called them previously. I said, "Since Sears is coming, I'll have them do the dishwasher and refrigerator." He said, "Well, just hit this reset button, and it should restart." Then he went to the refrigerator and he vacuumed under the refrigerator. I said, "You charged me $50 to vacuum under a refrigerator?" I cleaned up. I moved the damn refrigerator. I called Sears back, and I told Sears, "Look. I want a credit for the refrigerator because I can vacuum. I even moved my refrigerator."

    So, then I called American Home Shield. They came out. They looked at it. They said, "The circuit board, it went out." They had the guy come. They called back and told me that the board was now discontinued with that dishwasher, which is a Whirlpool. I hadn't had any problems now. I'm just waiting for Sears to credit me back my money. But for as now, the other issue I have with American Home Shield is they're gonna replace the dishwasher. I have bisque appliances. I don't have stainless steel. I don't have black and the one they told me to get with no charge is white.

    The tumbler of my dryer was vibrating. A tech from Sears, Robert, came out and he looked at it. He took it apart, found a magnet, and put it back together. We were fine for about a week and a half and then the tumbler vibrated again. We called and they scheduled someone to come out. Robert came back out and said he couldn't find anything with it. He checked something else and found that it was a belt that was starting to slip. He had a replacement with him and he replaced it. Everything ran perfectly since. Also, Robert was very courteous and nice.

    I've always had an okay time with AHS. My only complaint this time is they keep sending me emails telling me that I was scheduled. I understand having to confirm but I must have got six or eight messages. It was s a little bit over the top for me. Also, there was one time with a previous claim where the service seemed a little laggy. We expressed a little bit of a concern about it and they got somebody right out. That was the only time.

    The garbage disposal wasn’t working but it’s working now. Also, my toilet was running and the guy fixed that too. I put in the request to American Home Shield and I got a call that day from the contractor. They came out that day too and that has never happened. Usually, I have to wait 24 to 48 hours. That was the quickest that the contractor has ever come out. I’m pleased with AHS, which is why I've been with them for this long.

    If you're the kind of person who cannot handle a home project, get American Home Shield. I’m that person. I don’t know anything about anything. So, I got someone that can help me. People should know who they are. I don't do any projects. I'm not good at that kind of stuff and all I did was find a company that I could call quickly and get help.     The contractor came out and serviced my furnace. It was great. I also had a claim for an air conditioner that went out during the summer. The rep from American Home Shield gave me names of some contractors, and they couldn't get out here for at least a week. I'm on oxygen so we had to have it. It was during the hottest part of the summer. I called AHS and told them I had to have somebody else come in because I couldn't wait, and they sent my deposit back. I like AHS. When I call them, there's an actual person who answers the phone and I let them know what I want, and they get it fixed. It's just been a bad time with COVID. Everything's all backed up. I've never been disappointed with American Home Shield except for the one time with the AC, and that wasn't their fault. So people should go with AHS or at least check them out.

    In the hand wash cycle, the washer was not filling with water. So, I called American Home Shield for a service call. I put something in the washer for the repair guy to test when he came and I just threw it in the washer and went on about my business. The next morning, when I opened the washer door, it was filled with water and the machine hadn't even been on. The guy came and immediately said it was a valve on the back part where the water comes in and out when the washer wasn't even on, which was why he replaced the valve.

    When we were filling the washer again, the hose started jumping and making noises. So, he had to get back up there and fix it again. Apparently, when Ball Homes built the house, they didn’t align things properly with the front-loading washing machines and dryers, especially on top of the pedestal. And because of that, the waterline also had kink in it, and he had to fix that and then move the washer out a little bit to where I almost can’t close the doors to that laundry area. Everything is functioning fine now. He told me a few other things that perhaps I might have been doing wrong. I’ve had them for a year but he explained some things to me, which I appreciated.

    The first time the technician came out, he knew exactly what the issue was. He looked up the part ‘cause he didn't have it and told me how long it was going to take to get it. He said it’d probably be Monday so we made arrangements for Monday. He called me on Thanksgiving, Thursday, and asked, “Any chance of doing it Friday?” I had to work Friday so I couldn't so we did it Monday. He came out and 15 minutes later, he was pretty much done. The process was pretty quick and painless. I didn't have to deal with anybody. I just summited the claim, paid the fee that was required, and pretty much had emails and texts right away that said who was my technician, when he would be here and what to expect. I even got an update that said the technician was just finishing up his last job, should be here in 15 to 20 minutes, and showed a map of where he was. I could track him if I wanted to.

    I called AHS for a claim. They said they put a call out to who can come and service me. They gave me a date. I made the call on September 17th. They told me October 19th, which was over a month to get somebody out to my house. I was fine with that. I waited over a month. I was at my house. I forgot what time they said they were gonna make the appointment. I called them, "Hey, isn't today the day?" They said, "Yeah." I asked, "What time did you guys say that was my window for you guys to come out?" They said, "8:00 to 12:00. Give us a call back after 12:00 or 12:30." When nobody came, I gave them a call. The receptionist got on the phone, "Oh, you said that you're going to cancel it?"

    I wanted to cuss them from left to right. I said, "If that's when they're going to come out, I'm being patient." I called back a few more weeks and said, "You think you could help me out with a little dormitory refrigerator? I got a kid in here that's on daily medication. I need the refrigerator." They couldn't help me out with that. I went out and got myself my own little dormitory refrigerator.

    Had to make another call. I had to wait another couple of weeks, almost to another month. That was October 20th. When these guys came out for me, it was November. Now I had to wait again. But finally, when this guy from Sears came out, he was brilliant, nice, knowledgeable and professional. He was on time. He ordered parts that were needed. He did it very quickly. My experience started not too well. But my experience ended fantastically. AHS got the trouble with scheduling. But by the time Sears got it and had me on their roster, when it was all officially said and done, they came out and serviced me in the most professional manner possible there ever.

    We ended up having three people because one of the submissions was done by pictures and by the first technician. The first technician contacted another company, showed them pictures, then discussed it, and both decided that my stove was not to be fixed because the part was no longer available. And when he had left here, he said that we needed a new stove. I was not happy with him and having a technician do it by pictures only is not an objective opinion. Plus, it took two and a half weeks before technician came out. We were without a stove for a long time and it’s still not resolved until now.

    But the tech from Sears who recently came out was very efficient. He listened to what I said and how it happened. He told me that that happens quite frequently and said that they would look up the part. But nobody has contacted me. I also had an email that said that I could order the stove and I already told them that we had to buy a stove. We were spending so much in food, so we went out and bought a stove. I told AHS that I wanted a buyout and I've gotten no response.

    The other thing I have a problem with is calling in. If you call in, it must be out of state sometimes because you have trouble understanding what is being said to you. And then sometimes, when you call in, you get totally different versions. One person might say something and then the next person might say something else totally different. Nobody seems to be on the same page. All in all, I hope I get my claim resolved. But the reason why I got AHS was because I'm a realtor and didn't want to sell something to my clients that I didn't have myself and knew what was going on. And I'm going to have a hard time selling this now.

    The light switch on my ceiling fan, which is a motion switch, had went out. So, I had to turn on my light in my family room by the string switch by the ceiling fan. Then once that string broke, I was unable to turn on any lights in my family room. I was using a lamp. So, I needed that light switch fixed and the string that broke off to the ceiling fan. I did a claim to American Home Shield through the website. The site is very convenient. I received an email and text messages that says the name and the phone number of who they were sending out.

    I had great service from the tech. I got a call the day before to set up a time. He told me what time he’d be available. He came out, introduced himself, came in, did an inspection and found that he could fix the problem there without any issues. He was able to repair the light switch and the ceiling fan. Overall, AHS is very professional. I have been with them for years now and I have never had an issue. It’s a long wait when you call on the phone but they are very willing to work with you and if you're dissatisfied with any services you're receiving, their customer service is great.

    We were having problems with our washing machine. The guy fixed it instantly. He had us back up and running within 20 minutes. He was very knowledgeable, clear cut and to the point. We told him what was going on and he fixed it. With AHS, we don't have to look for anybody to do any repairs. All we have to do is put a request in, and they do everything for us. That's the greatest thing about having it - and not having to come out of pocket once AHS pays the contractors.

    AHS's website is definitely the way to go. I really like it. I had a leak in our hot water boiler. The service was great. They identified the problem and they were very efficient. The tech had to replace the leaky faucet portion and it was done quickly. But we had a previous claim on the steam boiler and it took forever. The whole thing needed to get replaced. There was this whole process and we had to fight with 10 managers and talk to 30 people. Outside of that rough experience, over the years, it's been positive. AHS is a great value. Go and get it.

    We had Goettl come out to kinda do a routine preventative check on our heating and air conditioning system. They suggested a lot of work and it's a lot of money so we called American Home Shield. They sent out Doctor Cool to get a second opinion and Doctor Cool said that everything was fine. We were told we don’t need to spend the money to do the suggested works. The tech was very professional and he knew his stuff. It was very helpful having them come out. It's been good with AHS so far, although sometimes it gets a little rough when I'm trying to communicate with someone whose first language isn't English. It's hard to understand them and they have an issue understanding me.

    My washing machine was going catawampus. There were times when it wouldn't fill with water or it would lock and unlock the door six or seven times and I have to shut it down before it would recognize its cycle is done. I filed a claim and it was easy. They assigned GE. The most difficult part was trying to figure out how to track the technician coming out.

    The first time the tech came, I thought he was a little abrupt. I told him what was going on and he said, "I can believe half of that.” There are probably more diplomatic ways he could have responded to me. The second time he came out, I was kind of dumbfounded because he went off schedule for about three hours so I couldn't really track him. And they showed up knowing that the part hadn't arrived. It was kind of a waste of everybody's time. The third time he came out, he was very polite. He cleaned up after himself, which absolutely amazed me because technicians don't do that anymore, and he cleaned the machine.

    Whenever I call somebody, they attentively listen. I had a contractor come out and deal with a issue with my refrigerator. I had water leaking from the refrigerator. The first guy told me all I had to do was defrost my refrigerator and it should be okay. But it was still leaking. So I had the contractor come out six months later. When they came out, they wanted to give me a part. But I told them that I would just go and buy a refrigerator because I knew it was not gonna work. So it did not go well. I was looking for American Home Shield to give me some money toward a refrigerator but that didn't happen. When I started out with American Home Shield, I was paying under $50. But now I'm paying close to $60. I didn't know that was it was gonna change like that because that was how they addressed it at first. Then anytime any person comes out to my house, I have to pay $100.

    American Home Shield is an insurance company and they have to meet their bottom line. I had a problem with the air conditioning and I have a normal technician that I do my manual maintenance with. He checked it out and gave me a price. I wanted to get a second opinion. It was a big repair and I wanted to see if my home warranty was going to cover anything. I paid the $75 and had technicians come out. The home warranty doesn't really cover anything substantial based on my experience.

    American Home Shield's claim submission process is great. For minor stuff, they fix them. When I wanted my house rekeyed, someone came out the next morning after I did a service request with American Home Shield. He was super nice. I had another claim for a minor stuff and American Home Shield was really quick. A plumber came, fixed it right away, and was in and out. That was a good deal.

    The heat wasn’t working upstairs. The tech was very friendly and efficient. And the heating is working. On the other hand, I'm waiting for my dryer to be fixed. That was with Whirlpool. I took a day off work and waited because they were supposed to show but nobody called. And I had to call and they said, “We'll come tomorrow." The next day, I had to wait again. But I was not happy about that because that's money not being at work and people wondering where I was. But I always recommend American Home Shield. I like getting things fixed, getting it done quickly, and knowing that I don't have to waste a lot of time trying to find contractors. And/or if something cannot be fixed, there are options to replace it. So, it takes a lot of the guesswork out. I have two friends that I told to get AHS.

    The only issue we had with American Home Shield's service was when they would send out an email, they'd only send it to my wife. She wasn't checking her email and it cost delay. Phone calls are the same way. They'd only go to her. That wasn't the primary on the account and I was the one actually at the house waiting for the repairs. It delayed our repairs because of that. Everything else has been good. So far, everything's been covered. Family A/C Service Solution recently came out, and they were awesome. They were quick and on time. The communication was really good with them. They called me multiple times to inform me what was going on.

    American Home Shield’s service is sometimes good, sometimes bad. But our experience last week was great. We didn't have any issues and got service really quickly. They were able to repair my water heater that day. On my stove a year or so ago, I was without a stove for about four weeks before I got it resolved. So, I wasn’t happy with that. Overall, I like AHS. I don't like the fact that they raised the rates without notifying me. I could have gotten an email and didn't realize that it was from AHS, but I like being able to know that if an appliance tears up, I'm only going to be out my deductible.

    The water heater had a leak in it and caused damage to our walls, floorboards and some of our carpeting. A contractor did the mitigation portion and we ended up getting a new water heater. We're waiting for them to come and repair the walls. American Home Shield could be a little bit better with the vendor portion. There's a vendor here in Denver that has a really bad reputation and is not the best with customers. They don't do a good job at answering their phone calls. Their voicemail box is always full. But apparently, according to how it works for American Home Shield's automated system, they're automatically picked. When I tried to switch vendors, I got all types of go-arounds. American Home Shield wouldn't go into the system and swap out a new vendor. I had to go through a bunch of loopholes of canceling claims then redoing them which was unnecessary.

    Lights all went off in one room completely and I tried to chase it down with a circuit breaker. I couldn't find anything. A DT tech came out within hours right on the day they said a tech would be here. It took him about 45 minutes to get the problem fixed. I told both my sons that they should go with American Home Shield. There is no difficulty with their claim process other than sometimes there's a lag between when we call and when they can get a technician out. But that's to be expected. Also, their automated phone system sucks.

    The first time I called AHS, the lady was nice and I went over that I didn't know exactly where my leak was coming from. So, I covered all my bases. I said the sink, the dishwasher, and the garbage disposal. But I've had to call four times just so they'd repeat what I've told them because before, when I told them what I was having a problem with, the company would come out and say that that wasn't on my work order. I even told them to email me what I wanted on my work order.

    When the plumber came out, he looked at a bunch of stuff. He fixed my toilet but it still didn't work the first time. He came back out the second time and fixed it. Then, he wouldn't fix the shower that was leaking because he said it wasn't installed properly. He also couldn't find where the leak was coming from. But then, I found where the leak was coming from. It was going under the house from the sink. I called back and they sent the plumber back out. He said that he couldn't fit under the house but I knew he could fit under the house, he just didn't want to climb under the house. He also wouldn't fix the leak that I had in the studio sink because he said that that was installed improperly.

    So, AHS sent out another company and their tech fixed it. He was wonderful. It took him 30 seconds and that company was really good. But all in all, I'm not very happy with AHS. Aside from the problems I mentioned, the people that I talked to in the company don't speak English very well. I've asked to talk to a manager several times and they put me on hold. I was on hold for an hour one time and then got hung up on.

    One of the vents was not connected and the contractor took care of it. They capped it off to keep anything from outside coming in. The claims process with American Home Shield was somewhat easy and it was no big deal filing the claim, stating what was wrong, making the payment and waiting for the contractor to contact you or you have to contact them.     The claim process took a while as I had to order parts. I took a picture of my washer and dryer and I gave Home Shield the serial numbers and the part numbers prior to them coming out. So, when Elite Experts Appliance called me, they verified that information and one of the numbers on the washer given to them was incorrect. So, I read off of the serial number and model number to Elite. But he did a real good job and I was real pleased with them.

    The dryer needed a new baffle and the tech replaced that. Also, the washer needed a part that spins out the water and he's supposed to come back to put on shocks for it so it won't move when spinning.

    There was trouble on the kitchen faucet, which was a small issue and the contractor fixed it. It was very simple to get the service from American Home Shield. I had a work order for the ceiling and the claims process was fine. But this time, it took some time because they scheduled an appointment then the third party cancelled it because the technician had a family emergency. AHS rescheduled the appointment and it got delayed one to two days because of Thanksgiving. I will recommend someone if anyone is looking for the extended warranty on any of the appliances and I definitely recommend American Home Shield.

    I wish I was able to do this review with -0 stars that’s how my experience was with AHS. I had the worst experience with AHS. I have been a customer for 5+years and on Sep my AC start acting up. AHS sent contractors to check the contractor to diagnose (this is the second one they sent at this time). The tech diagnosed and said the duct needs repair. Since 09/23 the day the tech was in my home till today 12/4 my AC has not been fixed. Mind you I live in FL and mind you I paid all my fees in full. AHS has been giving me run around I have been calling them all the time. They have been “escalating” the issue forever saying the contractor cannot be reached and they waiting on AHS contractor department to reach to them (escalation is done via email according to rep, customer is not able to speak with manager or anyone basically but rep who most of the time doesn’t know what is going on) or the contractor/ tech to reach back.

    Well it has been two and a half months nobody reached back or called me with any response/resolution and the issue now caused more damage in my house since AC duct is leaking and caused the leak on my ceiling. AHS has collected my money with no problem on time but never held the part of the deal. I would not recommend AHS to no one because it is not worth your money, time and stress you will go through and I am definitely canceling my contract with AHS.

    I had a problem in the kitchen and a plumber changed the faucet. But the faucet kept coming apart and the whole tubing got disconnected. My wife was using hot water and she burned herself because the plumber used a cheap plastic faucet from Lowe's or Home Depot. They didn't get good quality one. I had another plumber and they did the work better than all the other times I have had so far. They used better quality stuff too.

    Contractors in the past make a work order where a lot of things would need to be replaced. When my water heater went out, the plumber wanted to charge $1,400 to bring the base for the water heater up to date but this would not include the water heater. Some of the stuff he wants to charge me was already there. The only thing that was missing was the pan. This company wanted to make extra money so they made the quotes higher than what it actually was. I had to find a plumber on my own and I had it replaced for $1,200 including the water heater.

    For a couple of things, American Home Shield has been beneficial. But for other things, it depends on the company. I also had to pay $125 for every service call. I’m already paying $40 a month right now to have the contract for a year. The faucet in the kitchen only cost $79. I spend a lot more to get the work done when I could have done it myself. When looking for a home warranty, see other companies and compare prices, coverage, and co-pay because the other companies that I have talked to charge $55, $65 for the co-pay instead of 125.

    When I call in for service, that usually gets rectified quickly. I saw a pipe dripping underneath the kitchen sink but couldn't figure out where it was coming from. So, American Home Shield sent the rep over. He was so thorough and figured it out. It was coming from my garbage disposal. He was able to resolve the problem. And thank God he was that thorough because he could have just said, “Well, I don't see anything.” Because when he came in, it was dry. So, it wasn't until he started running the garbage disposal and running the water that he saw that that was the area that had to be addressed. I was very happy that claim.

    However, I'm upset with AHS that I couldn't talk to somebody in the United States about my bill. I'm talking to South America. The girl did not explain it very well. I wanted to change my due date from the 1st to the 2nd. She had a supervisor call me. She couldn't explain it either. I was done. I'm so disappointed that I couldn't talk to somebody in the United States who could explain it to me. She said there are no customer service reps in the United States. It's all outsourced. And when it's being outsourced, they are just reading from a script or just saying, “Well, this is what it is.” It's like they want to collect two payments for me to change the due date by one day, and can't explain to me what they are doing with my extra payment. That part is super upsetting to me with AHS that I could not get it resolved. I wouldn't recommend going to American Home Shield.

    Sears did great. The tech was in and out in a flash. I was happy with the service. the house is 20 years old and the appliances are getting some age on it. Some of them, American Home Shield already replaced. But the advantage is it costs me $75 for a service call with them, and like the service call from Sears, their standard charge is $150 if I had done it on my own. I pay 75 bucks a month for a year, but since we've had it, we're ahead of the game.

    The only thing that pisses me off about them is when you try to talk to a human being, I get someone from Guatemala, Mexico or the Philippines that only halfway speaks English. It's really difficult if you have to call them and I would love to talk to an American or at least a full English-speaking person who’d understand. Other than that, AHS has been great for us. We've replaced appliances and we've upgraded. They've given us the extra so that we can upgrade the appliance that we had because you couldn't get parts and they're gonna do something similar.

    Requesting for service has been easy because American Home Shield allows us to do it either online or by phone. The last one I did was online, and it took me 30 seconds. Everybody has always been out within a day or two. Recently, we had a clog. The techs were fast and efficient. However, some of the stuff could be covered better. I have an older air conditioning unit. But AHS doesn't cover very much for the unit if it does. So, I'm debating whether or not I wanna keep AHS because that was the reason why I got their home warranty in the first place.     I'm pretty confident about what AHS is offering as a warranty. But the vendors that they contact come in all shapes and sizes and especially the customer service part of it. Our experience for like almost 11 months was nothing got fixed. We got poor responses from all the mechanics that they have asked us to contact for the issues that we had.     We moved into a new home. My wife was cooking and the oven made a loud clicking noise and it went out. We contacted AHS, put the little work order through the site, and AHS sourced a contractor. The contractor linked up with me on the phone, told me when they were coming. They came through, explained what was going on. I told him what was going on and I told him what I tried doing to see if it was working. He went through some test measures on his machine, and then he determined it was the burner itself, and then the actual circuit unit, on that side that wasn't operating correctly.     The refrigerator wouldn't get cold. Appliance Doctors got a fan replacement and came back. They were great and very timely.     There was a faulty water spigot on the outside that didn't work, and there was a doorbell that did not work. I contacted American Home Shield by phone to let them know. I scheduled for someone to come out about two weeks ahead of time. So, that was by design. They came on the date I requested. The plumber followed up with a call the following day. So, that was great. With the electrician, there was a bit of a problem with that person. They didn't call to schedule. So, then the warranty company had to find another electrician who then called to schedule but they were not able to accommodate us on the day that we requested. Other than that, they took care of the repair on the day they came out.

    The garage door is a chain-driven lift. There's a worm gear inside the box that hangs from the ceiling, and the bushing was stripped out. So, the gear was stripped out. And what happened was the little cog that would turn the chain was wobbly and it started skipping teeth, and we couldn't close the door. It was out of alignment because it was stripped out. The tech came out and we talked about it, but he got it done straight away. I tinkered with it and I screwed up all the alignments. He realigned the chain and the up and down pressure. He had it done in 15 minutes. When something like this goes wrong, American Home Shield sends somebody out who is reputable and it gets taken care of. We've had AHS for almost 20 years, not just in this house but in our last house in Arizona, and they took care of everything.

    The warranty has saved me money but it's extremely frustrating sometimes. If you can get on the phone to submit a claim, that's better than doing it online. On the phone, you could do several electrical things but online, you don't have the option. I had three electrical issues with the lights and an outlet and Ideal Electric came out. It took three trips to get the issues fixed. The first and third time, it was the same tech and he was really great. But the second one that came out just came out and told me a light bulb was loose. That was all it was and he left but that's not what was wrong. I have another claim and we’re having major issues with Plumb Genius, the contractor. They're awful and had to go through escalation. We're gonna have a second opinion.

    Having a warranty keeps you from having the hassle of trying to figure it out on your own. Like, I would have to be calling around trying to find a person to come. American Home Shield pretty much researched and knew who was out there that was dependable and smart enough to come out and fix it. In my recent claim, the furnace wouldn’t come on. It was intermittent. The first time that the technician from May Heating and Air came, we reset it at the circuit breaker, it went through. It had no codes so the tech cleaned his stuff out and went home. Then it got cold again, it went out again. By the time it reset itself, we turned breakers, trying to make it kick itself back on. They found no issues when the technician came. This time the technician came, he said the igniter was real faint, so he replaced that, and we haven't had an issue yet. Then the heater hasn’t been on that much because the weather has been warm here.

    Opened a claim for dishwasher $100 extra for claim over 2 months ago. 1st company did try to fix and changed out pumps and circuit board. Dishwasher not fixed and AHS wanted a second opinion. They assigned a contractor and said they would contact me within the next business day. After a week and a half of me leaving messages and calling AHS they stated they will assign a third company. Well same thing happens again with third company. AHS calling and myself call myself to both AHS and 3rd company. No response and they finally indicate they are off for the holidays (DEC 1st). AHS wants to assign a fourth company and indicate “Again”they will escalade to a manager. Manager never calls.

    In the meantime monthly billing continues (close to $100/ month). They state no refund can be issued and if I cancel they will not cover nor try to continue to assign 4th contractor. Just imagine the service they will provide close to Dec holidays. Please do the math: monthly premiums, plus extra $100, and time off would pay for new appliance which automatically comes with its own warranty from the manufacture. At no time did AHS offer to help with any cost to replace nor offered to replace. **Their is a service charge to cancel also (1 months premium). What company is borderline SCAM?

    When I would drain my sink and run my garbage disposal, the water backed up to the other side of the sink. I've never had a home do that, so I thought I had an issue. I called the home warranty and it always seems to be two to three days before you get any service. A plumber came, checked the outside and said it wasn't clogged. It was money spent needlessly. The last time, my thermostat went out. The company American Home Shield called came from Chatsworth. That's a good 80 to 90 miles away from where I live and the guy didn't even put in the thermostat right. I had to call and complain. I have a client who's an AC guy and he came over. I had to go buy a new one and he put the new one in for me. Again, it was wasted money for a service that I wasn't satisfied.

    I wanted to have my heater checked for the winter and American Home Shield told me I had to sign some kind of terms and conditions. I couldn't understand that ‘cause I've never done that before. I'm not asking for a new heater or a new air conditioner. Mine works just fine. I just wanted it looked at. To me, they were trying to cover themselves so they don't have to do any issue if it needed work. It seems like they're taking care of less and less so I'm looking for another home warranty. For $75, I can call a local heating and air conditioning guy, and they can come and take a look at it. But what am I paying the service for? I've had the service for a little over five years now, and I can count the times that I’ve used them. I didn't really appreciate that. A lot of their problems, too, is everything's overseas. You can't even talk to a person you can understand.

    I had a problem with my water dispenser. I filed a request through Home Shield and the technician called me. I knew the technician from before. He had come to my house twice. He came out and the first thing I did not care for was he said that the fan had separated and he didn't know how that happened. Then, he said he was gonna have to patch it up. He did something and he said that should do it. I tried the water dispenser and it started working so he left. But about a day and a half later, I noticed that my freezer was not working and I had water coming down. I called him and told him what was happening. He said I have to put a ticket with Home Shield and they would do a recall. I did that and the tech said he couldn't come over until today.

    In the interim, I found out that my refrigerator was out too. That was on Friday and I contacted Home Shield. I told the agent it was an emergency and that all my food was spoiling. She put me on hold and she tried calling the technician. She then came back online and said that the tech was not answering. Yesterday and Saturday, I proceeded to throw out more than $400 worth of food. It was very disappointing and expensive. I've never had an issue with AHS and this can't happen to me again.

    Our dishwasher was not cleaning and heating up and this was the third time we've had to have someone come out within a month or two. The other guys told me that I have to put soap in it. I mean, come on, I'm not that stupid. Beyer Appliance was the only company that would even really look at it. Their tech took it apart and said that it was not heating, it was really not working. He got a new board for it and it's been working. I asked him what if this continues with my dishwasher. I would not dish out $100 every time if it's not being fixed. I was looking in my contract and it was not clear if something were to happen on replacing an appliance or something that's covered. I want to be prepared. He said that American Home Shield would not give me a new dishwasher.

    They've been good so far with the servicing and scheduling. The only thing is some of the people that have come out, I would never send them out again, and I've let AHS know about it. I just never heard responses from them whether they received my recommendation and so that would be helpful to get feedback when I provide something.

    We had a dishwasher issue. There were two technicians that have been to the house. The first one who checked it said there was nothing wrong with it. And then within later on that day, we had a problem with it again. So I called again directly to AHS 'cause I was told, within 30 days, they should be able to repair it without having to pay another service fee. They were like, “Yeah, that's correct.”

    Then they had somebody else come back out and look at it. He mounted it to the frame and did really, really good. The guy who did it the first time came back out the last time and I ended up having to mount it back to the framework to the house.

    I'm very dissatisfied. I have a broken refrigerator and spoiled food. I'm looking at a 14-day time window before a technician comes out to service it. That is unacceptable. AHS is supposed to call back Friday when I reported the problem of scheduling delay. The customer service representative I spoke to then said, "We're going to get another contractor identified and I'll be calling you back." He did not. Monday, I called, explained the concern that no one had called back and that the ongoing situation with the delay in servicing the appliance. They said that she was going to work on it and she would get back to me by the end of the day or first thing today. But I haven't heard anything. I'm getting lip service.

    I had another claim. R Harris A/C & Heating came out and jiggled the wire, but that was insufficient. As soon as he left, it stopped operating again. I reported the issue again and they came back out. As I suspected, he needed to replace the electronic control board that controls the ignition for the burner and the blower. Now it's working fine. It took two visits. He was respectful and polite.

    The regulator that turned my furnace on would click then click off. So, the pilot light wouldn't ignite. Filing a claim with American Home Shield was easy. But people were backed up so we had to wait a little while for somebody to come out. Also, a lot of times we've had people come out and they come out a second time to have to order the part. But the tech did everything and got it all right the first time. He had the parts. He came out, fixed it.

    We have a big house. If I had a smaller house with less electrical and air handling units, I would not have this kind of purchase. But we have a swimming pool and several furnaces. You have to do your homework and break down how old your house is, how old the appliances are, the under warranty already. For me, it's peace of mind. So, whatever we pay a year doesn't go too far when something does break down. It seems like things happen to break.

    Every time I use American Home Shield, the contractor comes out and fixes everything. Schubert's Appliance Repair fixed the problem in about 10 minutes. Apparently, the water line tube was wrapped around the compressor fan and the relay was bad. It’s working good now. With AHS, I didn't have to pay for a new refrigerator. I probably paid for it in premiums, but it's fine.

    My first experience was wonderful. My sink started leaking. It happened during the holiday and it took that time for it to get bad. So every couple of hours, I had to go home, take a break from my job. I had to turn the water off and just pray. And things we do in the country, we put pots, pans and towels. Because I just got through having a major water leak with my faucet outside. I'm surprised American Home Shield hasn’t complained about me because I’ve whined during the holidays. And I know they're not 24-hour service. I have been calling them like a baby to find somebody. I knew it would take some time during the holidays. I'm glad they told me I could find a contractor. The gentleman is coming today.

    What people don't understand, when it happens on holidays, people here would charge double. Because I paid the $100 fee and I understand that. But if it happens on a holiday, everything is shut down. No one will come out because they charge double or triple the price if they did for 24 hours. For it to be feasible for me, if I'm paying $100 to AHS and I had an emergency and I knew somebody who could come out and with him being licensed, he would charge me at least $300 for 24 hours of service. That wouldn't be feasible for someone during the holidays. I wish AHS had that resource available if they’re in our area. Or somewhere close that could come out.

    A lot of times around here we go with people who we know. But if we don't know anybody, we just go online. With the Sears gentleman, he was a prayers answered because he was able to get me the next day. He explained things to me. I'm a woman but I would like to know what is going on and what are my options. And sometimes in certain areas, you get this, “Oh, go find your man,” or "Go do this." So, it was empowering.

    When you buy a house or when you're first starting with this, even though you have house insurance, you might want to see if AHS could benefit you. Because by having an older home, I wish I knew about it a lot earlier. My air conditioning went out and it was during the summer. I put it on my light bill, and did find someone do it. But it wasn't a great experience. And I paid close to $10,000.

    I've had American Home Shield for years. I've had it since 2009. They still end up holding up to the contract and doing what the contract requires of them. The only complaint I would have with them since they have started taking the service fee out of our account and I have to go ahead and pay the service fee when I file the claim. I don't have a problem paying the service fee. But how can the fee come out before somebody scheduled, before I even have an appointment for them. They just assigned the contractor. But I haven't even talked to the contractor to get an appointment.

    This last time, I filed the claim the first week of October, the $75 service fee came out two days later. And the contractor didn't get here to even initially check on my refrigerator until a month later. Last week, they ordered parts when they came out and took another month for them to come out. Then they came out, determined that the parts were not needed, that the appliance cannot be fixed. So I went two and a half months without a refrigerator. They gave me an electronic gift card so I went ahead and got the refrigerator. It was delivered Saturday. But the service fee was taken out before I even spoke to the contractor to set up an appointment. They came out two days after I filed the claim. And the contractor hasn't even contacted me for an appointment. Other than that, I like American Home Shield. That's the only problem I have. I enjoy when I reviewed the coverage from some other warranties, they do cover more.

    The heating on my AC unit was not working and the claims process with American Home Shield was okay. It was just getting to schedule it when you first ask for the request on the website. When you go online and it says to place a request for service, you have to go through all these things. Then, it'll tell me the last request I had. It was 2019 that keeps showing up and it says completed. Then, it doesn't let you put in for a new request. I usually end up having to call and have a customer service representative put it in.

    The contractor called me the same day and I let them know what day I would be home. They said they would call me to see what time would be good for them to come out. They called the day before and I said when would be a good time. Then, they showed up right on time. The tech had to leave to get a part but he came right back and fixed it that day. I like the service with AHS. I will definitely pay more out of pocket if I didn't have the insurance.

    AE Plumbing's tech was professional. He called ahead to let me know he was coming and showed up on time. He went right to it and was in and out in half an hour if not less. One thing though is that the person AHS sent out was out of Dayton, which is a couple of hours away. They need to work a little bit more on getting local plumbers involved. It took a couple of days for the tech to get here because of their scheduling when someone local could have been here the same day. And if it was something really important, like a really bad water leak, I'd be out of luck. But other than that, the service was good.

This was applied for the first payment, but in the middle of the following month additional charges were taken out for no reason. I have been in contact with the billing dept. every day for a month and still have not received the random charges refunded and given the excuse that it has been escalated every day.     I had running toilets and it looked like there might have been a leak in the pipe because there was some bubbling on the wall so we thought there might be mold back there. My wife did a claim to American Home Shield online. The turnaround time was awesome. It would have been faster, but we input it during Thanksgiving and then we went out of town. When we came back, the techs were scheduled that Monday. They fixed the running toilets. Our upstairs toilet is still running, so we called them back today to see if they could come back out and check it out. Where the bubbling was in the wall, the tech checked it out and he had to open up the wall a little bit to find the leak, and he fixed that.     Filing a claim with American Home Shield was difficult at first because you couldn't talk to anybody. You have to do it all online. I’m computer-savvy, but a lot of people aren't and that’s an issue, getting an appointment and getting the right people out to do the job. American Home Shield needs to have some way where their customers can talk to a person instead of having to go online, put their claim in and pay upfront. The process is not as well as it was when we first started several years ago. Recently, I've been trying to get a plumber to come do the service. Their line is either not answering or they say to leave a message then they hang up so I'm gonna go elsewhere. I'm not gonna use American Home Shield's plumber ‘cause if they can’t answer their phone and set up an appointment, then I don't trust them.

    I had a plumber come out because I had a line that was squirting water everywhere. The oven broke and I also had an electrical issue and the breakers went out.     I love American Home Shield’s service. It helps me out. It’s so reliable. I tried to refer a friend, too but they changed their plan so that was unfortunate, but my plan is the same. It’s really nice to have. A tech recently came out and he was very professional, got the job done and I was very comfortable with having him in my home. My garage went out and I had to call AHS and they sent someone out to help me. The electricity in my kitchen went out and they sent someone to help me. I don't have to worry about who's going to come and fix anything. I can just call my home warranty insurance people and they come and they send someone out for just $100. The only thing is sometimes, stuff is not covered so it'd be nice if they could cover a little more stuff.

    The guy just put it the stove. The guy was gonna have to rebuild the panel and they rebuilt it. But it took so long. He had to send the panel to somebody. They had to be refurbished. It took them three months to reinstall the panel. I haven't tried it out yet to see what's going on. But he told me that if it doesn't work this time, AHS is going to replace it. I’ve been with American Home Shield for so long and I like that they are very responsive.

    The technician from AC Blue Air Heating looked over the AC unit and said that there were several things wrong with it and that he was going to write up an estimate, recommending replacing the unit. He submitted it to AHS and then I got an email message to call them, that they had to discuss the claim. I called AHS and they said, “There was something that wasn't put back properly. So, we can't replace the unit because of that.” I said, “What?” It didn’t make any sense because the unit wasn’t working properly and it didn't really have anything to do with something not being put back properly.

    I said, “I want to see in writing what he had told you because that’s not what he told us. I wanted proof that there was an issue that wasn't related to replacing it. I also want a second opinion then.” I never got anything in writing. AC Blue didn’t call me back. Our claim was denied. Also, every time I make a claim to have a technician come out and check what's supposed to be under warranty, they charge us $75. So I have to pay another $75 to get the other contractor out for a second opinion. I'm a little skeptical of AHS now. Because it was sketchy that I had to call them after the technician was there.

    I put in a repair for both my washer and dryer at the same time. American Home Shield sent out two different companies. One was a good company and I was hoping they would send out the same company because I got charged $75 for my washer and $75 for my dryer. The repair for the dryer went well but with the washing machine, the repairman completely destroyed it. It started out as a little leak but now, the washing machine has a huge leak and it's flooding my entire laundry room floor. The repairman fixed the dial that was sticking a little bit and now it will not go to all the different settings on my washing machine.

    I need to use my washing machine daily and I had to threaten the repair company with phoning every half an hour this morning. They would not get back to me until I said I was contacting American Home Shield and lodging a complaint. They finally got back to me and said they were trying to get hold of a technician. It's a complete disaster.

    With the contractors I've had with this home warranty, I've almost always had to call another company out to fix what they've done. The same thing happened with my water heater. I had to call out a different plumbing company to fix the parts that the initial contractor used. American Home Shield needs better quality contractors. They're paying their contractors such a small amount that they're using inferior products.

    American Home Shield has been useful so far. Our dryer stopped heating. The heating element was busted. So, I put in a request online. I got somebody to call me back the day of, and then they came the next day. So, it was a pretty fast resolution. The technician was a nice guy. He got the job done pretty quickly, which is really all that I care about.

    We pay American Home Shield money every month, but we have peace of mind that if something major breaks, it's not going to be a huge chunk of change all at once. But even though my recent interactions or impression of it are great, I did have one instance, a little while ago, that wasn't great. It didn't have to do with Home Shield necessarily, but it did have to do with the company that they contacted to do the fix. They weren't very good. It took a long time.

    The people that American Home Shield hires to come out to people's homes need to be a little considerate to their customers and not be so overbearing when they feel like they're running up on women. The repairman for the AC repair came off a little cocky. I didn't like the way he came off at first. He was telling me about some codes and told me I was gonna have to take everything down. I told him it was here when I bought the house but he said it was not the right code. I looked at him and said either he fixed it or I’d call American Home Shield back and find someone else to do it, and they fixed it.

    I turned on my air unit and it wasn't getting hot. I called American Home Shield to set up the appointment and let them know the problem that I had. They sent a technician from Tri's A/C and Heating to come fix it but he couldn’t. He had to order a part. Within a week, the part must have come out and they called to check on the status. The guy called and said the part did come in and he would come out that next day. The guy came out and fixed it.

    I called to verify that the part was covered with the warranty because I didn't want to have to pay out of my pocket. AHS said everything was taken care of. I verified with the guy before he left, with the initial part, when he said they had to order it. He said it was taken care of within the warranty. So, I already knew. Make sure that everything is covered within your warranty before AHS sends out a technician and they would go through the process. Because I had an issue where the part didn’t get fixed, that I didn't understand the warranty process. And I ended up having to pay out of my pocket with the thing that was broken during the summer.

    AHS sent out a letter to the claim and I thought, “Okay, they sent the form, said I had to find my own technician.” Because during the COVID, they couldn’t find people to come out. I got approved to find my own, but I didn’t understand the process. I thought I would send the letter back. I didn’t know I had to verify. They had another step to do before getting the person to come out. That they had to get approved before they even start the job, even though they approved you to do it. So I understood a bit more about how that worked. I wish I knew that extra step before those people would start the job. I wouldn’t end up having to pay them myself. But overall, AHS has been excellent to me.

    Some things are really good, and it goes well. We had a septic thing and our refrigerator were repaired with no problem. We just had an experience a week ago that our clothes washer took a dive on us and that was flawless. The guy came to look at it, it was irreparable, and they submitted the thing. American Home Shield called us and submitted a thing for us to pick out a new washer, and it's almost coming to our house. So that was easy. But other things are a battle.

    It was most of this past summer that we had no air conditioning unit and AHS refused to replace it. They sent people over to fix it, but the problem was beyond repair. We had to fully dig and fight to get the air conditioner replaced. It was at the end of the summer by the time we got our answer. The unit got replaced, but it was a battle to get that done. We were not happy. And there were a few other issues where we had some other stuff that we called and the tech didn't show up.

    I thought I had chosen a good company for my home warranty. When my water heater broke down the week of Thanksgiving, I filed a claim. AHS assigned a less than company to come out.     The magnetron on the microwave went out. Ralph from Sears came over, found the problem and fixed it. The bad news is, I tried it again on Sunday but it was no longer heating again. He replaced a part, but I think the part may have gone out again. Sometimes, I have a little problem with American Home Shield's claims process. It depends on the time of the day when I call. You can either call somebody or you can type in the problem online but I always would rather talk to someone on the phone. It seems like when I've done that, I've had less problems.

    Generally, the contractors get back in touch with me the same day but it depends on what the circumstances are and what the appliance is. A little quicker service would help. Air conditioners always go out on a Saturday evening and you can't do anything about that. Other than that, I've been pretty pleased with American Home Shield. There are a lot of things that can go wrong in a home and having something like American Home Shield covers those things. It's a pretty good investment.

    The water heater had started leaking on Sunday. I called AHS that same morning. They said that they were going to send someone out at 1 o'clock in the afternoon that same day.     I had a leak that was coming from my upstairs bathroom and the ceiling of my kitchen. AHS set up for someone to come out but that contractor canceled. So when I spoke with the young lady at AHS, she set it up so that Coulter Repair Services would come out. I made the phone call on a Sunday and their tech called me that Monday. Then, he came out on Tuesday and he was very professional. He called and asked me what time worked best for me. We set up a time and he told me that when he was 20 minutes away from my home on that day, he would give me a call to let me know that. And that was exactly what he did. When he came in, he looked at what was going on and he was very efficient with taking care of the issue. He did what they call a rough patch, but even still, he did a very good job. And now things are dry. He also made sure that he covered everything so he wouldn't get debris and he cleaned up after himself.

    American Home Shield is great. They assign someone to come out and fix stuff when it's broken and that's what we got them for. The tech from Fast Response was awesome. He's been here before. He was professional and fixed the problem quickly. However, I've had to argue with American Home Shield quite a bit in the past. The first thing they do is go in and put in the least expensive thing they can that meets the criteria. I had an oven that went out. It was a $3,500 oven and American Home Shield was wanting to replace it with a $1,200 oven. It was a JennAir oven that had a fan in the top and not in the bottom. American Home Shield found one with a fan in the top, not in the bottom and felt like they were done. But again, there's a difference in a JennAir or a Thermador and a Maytag and American Home Shield doesn't seem to account for that.

    We had no heat. American Home Shield sent somebody else out which took a week to get them in. Then those people couldn't fix it. Arts, Heating and Cooling came out the same day that the first company couldn't make it. They got the issue fixed in an hour. It's just that if the furnace goes out and gets replaced, then you're still gonna have to come up with $1,500. That wasn't to my understanding when I signed on it. I thought AHS would cover the entire unit. They were not clear about that.

    There was a blockage in the pipes between the two bathrooms. I called AHS. Firstly, it took a couple of tries on the automated. It kept asking me if I wanted something else. Finally, I just said, "No, customer service," and they ended up putting me through to customer service. Hers and His Plumbing came out to run a snake in my cleanout and the tech said he didn't have time to check it with the camera because he had to go and help someone pick up a hot water heater. So he had to reschedule another appointment to come out tomorrow. ​

    I also had them out the very first week I moved down here four months ago for the same issue. Both times, the techs came out, I had no issues at all. They were very courteous, helpful and explained everything to me. In the four months down here, ​I've had a couple of issues that I had to have contractors through American Home Shield come out and every time they came out, they were able to resolve my problem and were always very polite and helpful.

    The service came out quickly. I put the claims out Thursday and Friday and they came out that Monday. All but one. A person still hasn't shown up. It's a local repair shop here in my town and they are taking their time. Because by the time my two people were finished, the person that was scheduled decided to call me at the last minute. Other than that, I'm very impressed with the timing and the people that American Home Shield sends out.

    The wire that pulls the garage back up on the right side what they call bird nested. So, it got tangled. The guy did a good job putting the garage door back on track and making sure that the door was balanced. My water heater was also serviced. The tech said it was not the worst of a kind, but he said that it almost needed to be changed out. Then the same person changed out my garbage disposal. I thought there was a loose screw inside and it turned out the seal went bad. So, he replaced the garbage disposal.

    My hot water tank went out and Home Shield was quick to respond. They replaced the tank with a new one. The plumbers came quickly but they had to wait on Home Shield because they supply the materials. We gave them the size of the tank and they sent us one that was way too big to fit in our area. We gave them the size again and they sent one that was the same gallon but the size of the tank was bigger. We had to do some stuff to get it to fit in our area because we didn't wanna wait again for another one. When I run my hot water, I can smell something from the water which was really strange because my other tank didn't do that. Also, it doesn't seem like the water pressure is that good. Other than that, it's been fine.

    I had a few other things done through Home Shield and everything always went well. In the case of my hot water heater, it was just an ordering problem. It would make it easier for everybody to know what to get if they saw and measured the unit that needed to be bought. Home Shield must have saved a few bucks by doing what they did.

    My local service provider comes out twice a year for my heater and air conditioner. When their guy looked at my unit, he said there was an issue with the motor for the blower motor. Nobody would be open until Monday and it was an expensive fix. I filled out the form online with American Home Shield and almost immediately, they sent me out Value Heating and they gave me the phone number. I called Value Heating before they had a chance to call me. Their guy came out that day and he ​was very knowledgeable about my Carrier furnace. The difference between my local provider and this guy was day and night. The issue was the motor but the Value guy got it to start working. He said to give it until Monday then he would check in with me. He told me how to watch the unit, what to look for, and what the different codes were.

    I watched it over the long weekend. It worked fine up until early Sunday morning then it broke again. The motor by that time was wheezing and doing all kinds of stuff. The Value guy brought out the motor with him on Monday, replaced it, and fixed it. I liked him so much that I'm gonna quit my other service and go with him. So far, American Home Shield has really helped me a lot in the last three years since I've been in my home. I got the home warranty because my brother-in-law had them for years and he swore by them. I looked it up and they had really high ratings. My niece has them in California too and she's had almost all her appliances replaced through them. I recommended American Home Shield to my neighbors and one signed up with them.

The only thing is maybe I could get a live agent a little faster when I call, but it's super easy to do the claim online. The contractor addressed the issue immediately.     My second refrigerator, which is located in the garage was not cooling. I put in the call and I got an immediate response. The technician was timely and professional. I had reset the circuit breaker and plugged the refrigerator, unplugged it, plugged it back in, until the refrigerator started cooling on its own. So there was no need for him to do any technical work on it. But he explained to me that because I had it on GFI, that was not a very wise thing for me to have it on the GFI. Because they have a tendency to trip more often. I was very pleased with the service, the quick response, and the professionalism of the gentleman that came out.

    I've been with AHS for a long time and I’ve always got great service. However, they should improve their literature, as far as what's covered and what's not, if that could be a little bit clearer for the average person to look over. Sometimes, it’s very difficult to break it down as far as the coverage that you're going to receive. But I'm very happy with AHS. I sold real estate for years back in Virginia and AHS was something that I recommended to any homebuyer as well. They're the best thing in the world to have, especially the first year, you don't know if the systems are gonna work a little differently, considering how a new owner is going to be using them. I definitely would recommend AHS.

    The service is pretty awesome and convenient. I don't have to go through the whole process of pinging each repairperson to come to the house. I just pay AHS and they fix everything. Also, they’re pretty prompt and the technicians that they send out are very knowledgeable, professional, and proficient. Budget A/C Heating & Plumbing did an excellent job with a recent claim. My furnace was on auto and it was trying to kick on, but it never ran. They gave me a temporary solution until they got the part in.     The first time American Home Shield sent a guy out, I wasn't very pleased with it. He did his job. He came in, he unplugged the drains, and he was supposed to change a faucet, but he just did it halfway. He didn't have all his equipment. It's not a big thing. It doesn't affect the job at all. It's just instead of taking the full hour that it would have took to finish it, it just took 30 minutes. He just changed half of it. The second time, the guy who came was very knowledgeable and pleasant to deal with. He tried his best to do one of the furnaces. He almost got it working but then we realized that it was going out because we need to change a part inside, and he said, “You know, we can get it working but it may not be safe.” I said, “Well, we don't have the part. Let's not do it.” I want it to be safe to use it. He went beyond his 100%.

    When the plumber came out, saw what the problem was, he had already brought another garbage disposal to take care of it, and everything was done and he was out the door. He was very good. He explained to me what was going on and then things that we might want to do to keep them lubricated by running them once a month. AHS has been fantastic. I like the workability with AHS. The fact that they were right there, they got it taken care of, it was immediate. Within a day, I had an appointment. Everything was done.

    I filed a plumbing claim and I got both a text message and an email telling me Grade A Plumbing will be coming out to my house. Initially, it said that the contractor would call me and then, I received a follow-up that said I had to call them and schedule an appointment. Matthew then came out and he was very professional. He had another tech with him and they didn't leave a mess. Also, Matthew provided me with a little bit of information on how to prevent the issue from happening again. They were in and out very quickly and when they left, everything was good to go. But it's hit or miss with AHS. I had a great experience this time around and when my range was repaired. The past few claims have gone well. However, my previous experience with plumbing was not good. I felt like I was not given clarity as to what was covered in that particular case.

    We use AHS three times a year. We had a hot water leak so we had to have the whole unit replaced and the plumber told me that without AHS, it would be $1,200. Instead, it was 75. That's the biggest thing we've used them for. Most of our things are little like replacing a ceiling fan light kit. I don't know if that's worth $75 but we couldn't do it ourselves.

    We've been disappointed a couple of times like when the garage door broke on our rent house. When I turned in the service request, it would have been nice if AHS reminded people, “Hey, now, the warranty doesn't cover garage doors. Just the openers.” So the guy that came through them wanted to replace the entire door and I thought that was ridiculous. It only needs one little piece. So I said, “Is it okay if you go ahead and leave?” He said, “Well, yeah. Because I'd have to bring the door back anyway. So no biggie if you want to call somebody else.” So I called the local company and it cost me $127 pus the $75 for AHS. The fine print things have been aggravating but still, 200 bucks is a lot better than an $800 new garage door.

    Also, our air conditioner had a problem but it was the lines inside the house. So, that was not covered. If I read the fine print, I wouldn't have bothered American Home Shield. We called a local company and got it fixed and paid for it. It was $900. Anytime you have an older home it's smart to have a home warranty. It is nice to be able to call or get on your phone or get on your laptop the minute you have a problem. Usually, within a couple of days, it's fixed. AHS gets somebody out pretty quickly. I'm pretty satisfied.

    This company is a scam. The is the worst company in regards to following policy, giving service, any kind of value to customer. I am really surprised this company is in business.     My water heater broke. They called me the next day and they sent somebody out immediately, which was very good. The thing was, he had to go back and order it and bring it back the next day. Then the guy came out and disconnected everything. But then, he realized the one they brought out wasn't the right one. It was too big for the little hole.

    They came back early the next morning at 8:00 with the hot water heater. He was able to put it in. My problem was I had to pay for the permit, which was 135. I had to pay to unhook the water heater and that was free. But the soft water conditioner was next to it. I had to pay to unhook that as well as rehook it and they put everything back in there. It cost me $385. But he was very polite and nice. He was an older man. I would definitely use them again even if I had to call them and pay for them on my own because they were really considerate and helpful.

    I've been using AHS for about 10 years now. I've had some good luck with them and I've had some bad luck. One time, my trash compactor broke. They tried to fix it. Finally, they couldn't find technicians to fix it and they paid me out, which was a fair reasonable price. I was impressed by that. One time, I had a microwave that was built in and it just went kapooey after so many years, and they paid me out.

    They offered me an upgrade, if I wanted to pay it or to get what I had, and they helped me a lot. They were very nice about it. That was good, too. They honor what they say they're going to do. They pay for it. But I had a shower problem, which they never fixed. The plumbers couldn't fix it no matter what they did. They kept stripping out the handles. It was a $15,000 shower and they couldn't figure out how to fix it. Finally, my plumber down the street came over, put a little oil on it, and it worked. I've had some good problems, some bad problems. But, I can get right through to AHS and they call me back immediately. If I have a problem, they are there and I like that.

    Typically, AHS's techs come in three to four business days. The one who came for my washing machine and my dryer was great. I brag about the home warranty all the time. For me, there are two big benefits and one of them is cash flow. Home repairs can be hundreds or thousands of dollars. You’re scared to call the people and find out what you're in for. This takes all of that stress away.

    The other thing is that my warranty company has relationships with all different technicians and companies. So I'm not the consumer or trying to search the internet for the best tech around who's going to come into my house. Someone's already vetted them and I'm going to get assigned one company and I don't really get a choice. There's some safety in that.

    Our air conditioner was not working. The repair company didn't get here right away and a lot of that was my fault and we played phone tag. When their guy came, he was very nice. He found the problem and took care of it. We really like this company as they are fair and honest. The air conditioner is working now. This recent experience was great.

    The only thing about American Home Shield was I didn't feel they supported us when they replaced our air conditioner unit here. They replaced the part upstairs. The company that they had come for the work charged us for some work that they really did not do. I could not get American Home Shield to listen to me or to help me. That cost us $500.

    We were smelling gas outside. When I called the gas company, they turned the gas off. They said it was the unit. I called AHS. They got somebody out the same day that I called. Cabot Mechanical has been out before and I haven't had any problems with them. They're very nice. Their technicians explained everything to me. They told me what was going on and told me how they were gonna fix it. They had to come out twice for the recall, but everything is fine now. I trust AHS. They're very thorough. I know that once they come out, it will be fixed.

    I had a sewage backup. The first person that AHS sent out said that it was white and toilet paper. I said, “We've only been here for about a week. We have not even been here long enough to do anything.” He said, “Definitely not. I snaked it three times. I know it’s too far for one of you all to do that in here.” American Home Shield said that that's considered a foreign object and they wouldn't pay. I called my nephew and spoke with him. He got on the phone with them and asked for a second opinion. When they sent out a second opinion, the guy came, snaked 65 feet and got it.

    The only other thing that may have been a problem for me was understanding the representative that I was speaking with. She was speaking English but because of her accent being so hard, it was very difficult to understand exactly what she was telling me. Other than that, I've always had a great experience with AHS. This is not my first go-around with them. On my townhome, I had them five years ago and I've really never had a problem.

    On the garage door, American Home Shield's service was great. The garage doors are working perfectly, and I was able to get them both replaced. The other issue with the plumbing turned out not to be the plumbing. It's with the appliance. So, the plumber said that they were going to contact American Home Shield, and that they would get an appliance repairman to come out and repair our dishwasher. The plumber was extremely professional and nice, and he did what he could. He doesn't do appliance repairs, though. So, I'm just waiting for American Home Shield to get back with me on the dishwasher repair.
