We had pipes and water line hoses that were leaking, and the guy that came did what he had to do with the water pipes. We hadn't turned the water back on right then. A couple of days or so later, because we were doing some repainting and stuff in the house, we turned the water on, and one of the pipes was still leaking. So, he came back out and evaluated the situation. He left. Then he called back when he got what he needed, and he came back and fixed it. So, he's very professional. He did an excellent job. As far as American Home Shield, they are true to their word and that means a lot to me.

We had a lot of issues in one bathroom, low to no water pressure in both tanks, the toilet wasn't filling up properly and there was smell coming from the drain. The contractor gave us some stuff to clean the drains, fix the toilet, and replace some pipes underneath the faucet. Everything worked except for the faucet so we're going to have to do a faucet replacement. I was told that that ticket had to be closed out, and then we'll do a recall where they come back out and we try something else to fix the problem. On the website, I would have liked a comment section where I could kind of explain what was going on instead of just ticking the boxes because it was several things that were kind of connected. But it ended up being okay because Mr. Rooter called and I explained it to them.

I called recently about the leak on my water heater. The tech came out pretty quickly. He was done in 40 minutes and he told me what he did. I found out my water heater is 40 years old but the guy told me it was still in great working condition and so I took his word for it. American Home Shield covered stuff that wasn't repairable to begin with.

My overal experience with AHS has been pretty easy and dependable. I've had 10 leaks in my house and Springdale Plumbing was sent out each time. They come out on the same day I file a claim and the techs are great. They've even come out on weekends before. They're timely, professional, and they fix anything. They go above and beyond.

I've used American Home Shield a few times and I've been pretty happy with the service. They're always really prompt to get someone here as quickly as they can. A couple of times, they had to order parts for me. We've lived in the house for 10 years, and the garage door wasn't going down, but it would come up. The guy got here and he kind of knew what the problem was. We'd deduced that when we were removing our Christmas decorations out, someone might have kicked the little photosensor on the bottom and it was out of alignment. I had checked my owner's manual to troubleshoot and it said to look for the light that was on there. The light was on. But he said, “You have to really get down on your knees and look at it directly because if it's flickering, it's not set. It has to be steady light." So he adjusted it and it worked fine.
When I do a repair request online, within 10 minutes, I get an email telling me to either call the contractor or they will contact me within 24 hours. That's always been the case. We have a ceiling fan in our bedroom that we paid a lot of money for and the remote control went out on it. They replaced the remote control with something that didn't have all the features of the original. I pointed it out to the guy before he left, but he said that was the only remote control that Home Shield would cover. I read on the contract that that's their prerogative to do that.
The original remote might not have even been available anyway, because at that time, it was about eight years old. But the ceiling fan works good. We can control it on and off. But a lot of the variable speeds or brightness don't work. I also called Home Shield for the water heater one time, but they said that it was a maintenance issue and they don't cover maintenance issues. Other than those two instances, every other time they've been really prompt and professional. Also, the people they send out are local people.

I bought a new home a little less than a year ago, I filed a claim because my hot water heater was leaking...specifically the drain catch pan. They sent someone over who replaced a valve, and declined the pan. In the mean time, the value did not fix anything, the pressure release valve is still constantly dumping water out of it... Yes, into the pan, which leaks. We kept calling and getting blown off by the plumber. Needless to say I spoke to them again today and they ask me to pay another $75. I said, "Why would I pay you again to fix the same problem that you didn't fix the first time (multiple), I have no confidence that paying again will result in my satisfaction." All in all, this company and warranty is fraudulent. I'd urge anyone reading this to choose some else to protect your investment.

I called American Home Shield out to check my furnace and ATR came out. I told them I need a new thermostat. If I set it, it's not coming on when it's supposed to. The tech checked the thermostat and checked under the house. But he didn't do anything for me. I was told that I got to show him what it is. It has to be doing it when the tech gets here. That's 75 dollars every time I call and AHS has given ATR twice. I'm not really happy with them. Also, I called twice and they keep telling me I'm first in the queue. I'm not first in the queue. If I were first in the queue, I wouldn't be sitting on the phone for 15 and 20 minutes and nobody has come to the phone.
I had another claim at the rental property where it was something wrong with the pipes under the house. The contractor came out there and he told me the whole house needs to be replumbed and it'd be $5,000. He sent that to American Home Shield and they rejected it. I called my personal plumber and he replumbed everything that needed to be done for $800. The contractors are not as good as they used to be. I'm thinking about dropping American Home Shield because I'm not satisfied with these people who keep coming here. They better start cracking down on their contractors. It used to be good. I've had American Home Shield for 12 years. They even gave me new refrigerators and washing machines and they didn't have any problem with replacing those. But American Home Shield is not doing it anymore. They're disgusting to me.

I called in and requested service for the washing machine. I was very specific about what it was not doing and that it wasn't agitating. The rep did a video with me, too, and I pointed to the part and told her it was not going back and forth. What the rep put down when they sent out the technician was that it wasn't going through a cycle. The tech from Accord Appliance didn't have the part that he needed. He said he had them but didn't put them in his truck because that was not what the work order said. If a rep doesn't understand how an appliance works, they shouldn't be answering the phone. The tech had to come out again a couple of days later. Other than that, the overall claim service has been very good.

We had a heating unit issue and a technician was sent out, but the repair was above his pay grade. He escalated it to another technician within that organization. The other tech came out here. He's professional, efficient, and he got the repair done. Having American Home Shield, I like not having to come out of pocket for thousands of dollars. With the monthly payment plus the 125, you can wipe the sweat off your brow.

About a year ago, we had a claim for a toilet. They never finished fixing it and we couldn't get him to finish fixing it. We just gave up and got an outside person to work on it. At that time, we said we'd give American Home Shield one more time because we had had them for so long and we were happy with them. But after this last experience, we're done.
We had a bad experience with the refrigerator claim. The first group that came out said it can't be fixed. The tech said they would tell American Home Shield but AHS said they were not giving me a new refrigerator and they were going to get somebody else. The second contractor came out and they were awful. They did something in the refrigerator but what needed to be fixed was the icemaker and they didn't fix it. We talked to AHS again and they sent the third person out. The third contractor came out and ordered two more parts. It took a long time but they fixed it.
The whole process took three months. It was three months without using the freezer because we couldn't put anything in the freezer. They said to not put anything in it because when they come out, it has to be emptied. We lost all the food. I could have just gone buy a new refrigerator for all that aggravation. We also had a claim for our fireplace and SG Heating and Cooling came out. But they said they don't know anything about it and they couldn't do it. So we paid the $100 and we got a different company to fix it. I've canceled the warranty.
We do appreciate your feedback and apologize that this issue has caused you to cancel your warranty. It is not our intent to cause a difficult experience, and hopes that you would consider joining the AHS team in the near future. Have a great day!

I had a situation about a year ago where the garage door spring broke on the garage door. I went online and reported it. American Home Shield sent somebody and it turned out that it wasn't covered and I still had to pay my fee. I had to go on my own and get it. I felt that I was cheated or taken advantage of just because somebody showed up to look at it and American Home Shield could have told me that and just turned it off. I was very upset about that. The second situation I had was with the microwave, and it took three or four tries, but the tech finally got it fixed.
Then just two or three months ago, our refrigerator ice maker broke. The guy showed up and said, "We need to buy the part. But when you do that, you have to replace a whole door because they don't sell the part. So American Home Shield gonna have a problem with this." Weeks went by and I would follow up on it and said that it was damaged or abused that we had done, and it wasn't covered. We threw a fit on that.
Another guy came out who said that these things wear out and that American Home Shield doesn't like paying for this, so we might have some pushback on this. I said, "Well, let's try again." He came back a couple of weeks later and said that the parts were being made separately now so he was able to fix it. I understand that American Home Shield doesn't want to pay a lot of money to fix things that are not their fault. But by the other hand, it seems like they are trying to avoid making repairs and just collecting our money on a monthly basis.
I apologize for the inconvenience we've caused. My name is Stacy and I will contact you about your unresolved concerns.

The contractor fixed what needed to be fixed and everything was covered, except that $100 fee that I have to pay which is fair. I was pleased with the two things that had to be done. I had had a new dishwasher installed. The guys who installed it did it properly but they told me that there was a leak in my hot water pipe and that they didn't have anything with them to fix it. That was the primary issue but was fixed very easily. Then my hot water spigot in my bathroom faucet was not working. It was stuck so they replaced it very efficiently again. There was another issue that was taken care of a couple of years ago and it was also a very good experience.

My refrigerator was freezing at the top but wasn't getting cold at the bottom. The techs came out quickly but they had to order a part. When they came back a week later, one of the parts was the wrong one so they had to reschedule and it took another week. But when they were finally able to get the correct one, it was good. The guy told me to enjoy my new refrigerator so we’re enjoying it.
It’s nice to have the home warranty but I found out that American Home Shield doesn’t cover everything, mainly the garage. They covered some of the basic stuff. They had to come out two times because they didn't fix the issue the first time and we found out that it was the brain box that needed replacing. So they had to order that and put that up. But it shocked me that but they don't cover the garage door. The guy said that most standard warranty insurance don't cover the door. I asked the person that when I called AHS and she didn’t know either. Still, AHS did the work and I will recommend them. The two things I had done are working fine so I’m satisfied with them.

There were a couple of instances that I was not happy with American Home Shield's service. My microwave broke around the 1st of October. I filed a claim and it took them all the way until close to December to get it fixed. I was told by the company that was contracted to fix it that they didn't have the part or it was American Home Shield's fault that it wasn't in. Then they ordered the wrong part and American Home Shield told me that. They were back and forth finger-pointing. I was not happy and so I called. They waived the $100 fee. But they put me in a big bind because of Thanksgiving as I had no microwave. I had dinner at my house so it was very inconvenient. I had to stay on top of the company as they didn't call and kept me updated like they should have. I kept having to call them to find out, "Where's the part? What's going on? How come the part is not in?"
My microwave was silver and black, and the guy that came to fix it at first had a white keyboard panel. He wanted me to just keep it until he could get the other part. I said I won't keep that part because my microwave is silver and he should not put a white panel on there then leave and say that he fixed it. He would have to order the right part then bring it back and fix it, which took forever.
The next thing was my washing machine went out and I filed a claim for that. The people whom AHS sent out looked at it and said that both tubs needed to be replaced which is about $300 apiece plus what would AHS cost for them to fix it. They would let me know what AHS's decision would be and give them a day or two to get the results. I called their office for two weeks. I still to this day never got a call saying what they were going to do. I waited almost a month before they told me that they were going to go ahead and offer me a replacement washer. All that time they told me the part was being ordered. I tried to talk to a supervisor, and the $100 fee for that was waived because again, this was unacceptable. It took me a month and a half to finally get my washing machine a replacement ordered.
When the washing machine came, I assumed that the people who came and evaluated the situation as to what was wrong with my washing machine would have looked at everything. One of the connections in the back of the washing machine where the hoses were hooked up was so rusted to the wall because it was on there so long and they couldn't get it off. They said that I would have to get those hoses replaced before they could hook it up. Well, if I was told about that, I could have had that done the whole month and a half that I've been waiting to get my washing machine. I had to file another claim to have the plumber come out and fix my connectors so the washing machine could be hooked up. Those two things were not good. I was totally dissatisfied.

I'm very satisfied with the service. They're responsive. When the contractor is identified and notified they are responsive and timely. I’m satisfied with the work that they do. If I had to shop for my own and identify my own contractor or pay for the response fee, the parts and the labor, I'm sure I would have paid five times as much as I've had to pay thus far had I not had American Home Shield.
My experience has been fair and reasonable except for one. The work that the contractors sustains itself. I've never had to call them back for a second repair. In some cases, they give me some additional preventive maintenance advice. Then they identify other things that don't necessarily fall into the repair, but because of those observations, I was able to get some other work done that sustains my house. So, AHS is pretty good.

AHS sent out someone to repair my Samsung dryer. The guy put it down so badly while he was here, that it was just a generic Samsung. They had my husband climb the roof three times to check the vent when we kept saying that the issue is not the vent. The time before this time, they're sending people out that don't know how to repair anything.
The problem is the people who they have answering the phones. I have a really hard time understanding them and they have to repeat themselves quite a few times. Then if I try to elevate any issues that I have that I know are not right they won't page the manager. Also, they won't transfer me to the cancellation department because I really wanted to cancel because I was having a really hard time with them. It felt like I was talking to a shark. The rep wouldn't let me get past her for anything and she wouldn’t listen to me.
I had to call in 10 times before I got help. They transferred me to the cancellation department and they had someone come. That person didn't know what to do. I said, “Don't tell the next service repair company that you guys called. Don't tell them what the issue is. I want a second opinion. Let them determine it.” They sent another personnel and they almost didn’t give me a second opinion. The tech already knew what the issue was. I said, ”They weren't supposed to tell you.” And he said, “Yeah, you got stupid Samsung. You have a generic Samsung. What do you expect?” Also, they were trying to charge me $75 again. I didn't trust what they were telling me. They're saying there's nothing wrong with my dryer when it was not heating so it wasn't drying my clothes. I said, “I don't understand this. I want to cancel.” And AHS gave me a free service charge which is what I used on one of the last calls and they gave me a $300 check for my dryer.
Recently, there was no hot water coming out of the heater. The last service was really excellent. But, I would have a very hard time recommending American Home Shield. The treatment that I had in 1999 'til I moved out here in 2011 was excellent. From then, it's just been going downhill. The time I had the worst experiences was 2020-forward. I've had some bad experiences before that but not like it has been these three years.

It's reliable to get something fixed and we're not out the entire cost. We had a claim when the air conditioner wouldn't run. This company is so criminal. Please stay away. As a new homeowner we had an urgent leak. Their plumber they assigned to us never called us. I had to keep calling them to resolve this (IT HAD BEEN DAYS AT THIS POINT). They approved that I get an outside technician. So I had to do the work and secure this other company. When they got here they told me they would charge $200 to even look at everything and give me a diagnosis.
We called them together and AHS said they couldn't approve anything until the company diagnosed the issue and spoke to them. So they went ahead and diagnosed the issue, documented it and spoke to TWO of their reps on the phone about it. This was not sufficient for them to approve the repairs. They still won't even approve the diagnosis. They are such scum. Stay far away. Also the team members will tell you they will reach out to you and they never will. You have to keep calling to get anywhere. It's so sad. You could have a huge emergency with your home and they do not care and will let a service request sit open for weeks. The also outsourced all their rep jobs overseas so there is a huge cultural/language barrier which makes it all worse.

I like that with American Home Shield, if something comes up, I can pay the visit fee and a lot of stuff will be covered. My washer and dryer had been acting up for a couple of weeks and I finally found my paperwork and reached out to them. The techs came out and looked at it both, and ordered the part. Then, they came back and fixed it. It took probably about two weeks because the part had to be ordered and we had to wait for it to come in. The contractor was great as well as the service technician. He seemed knowledgeable, very courteous and quiet. He did his job and left. So, I have no complaints at all. It's been a great experience with AHS so far. You'll never know when an unexpected cost arises so when you're paying the $100 or whatever I'm paying every month, it makes that process less stressful. Then, they usually cover the replacement part. I heard they will replace the item if it needed replacing. But I haven't gotten there yet.

Every plumber I've ever had come out before, I have had to argue with. I had a leak in the wax ring. I used all my towels and the rugs on the floor to sop up the water and it was after three days because I didn’t use it. When the guy came, he flushed it and it didn’t leak because it had time to settle in. He said that there was nothing wrong there and he would be gone. I blocked him from leaving the bathroom and said that the wax ring flooded my bathroom and he wouldn't do anything. He stood there and he flushed my toilet 12 times in a row. He said it was not leaking a drop and he just went right past me. I was mad.
This time, my toilet clogged up twice. I plunged the daylights out of it as much as my back could tolerate. I even called my son over twice. He freed it up, but then it would clog again. My middle son freed it up once, and it clogged again, and it was Friday night right before Christmas. I was having 20 people in my house on Sunday. I had my friend, who's also my house cleaner, clean my back bathroom. Then in the middle of the night before Sunday, I, without thinking, went straight into the main bathroom and went potty. As soon as I started going, I realized that I shouldn’t have done it. I turned on the light, grabbed the plunger, flushed it, and started plunging away. It flushed a little better than it had been, still not quite right. I flushed it again and it went straight through. I made it through Sunday and most of Monday.
I called J & L Plumbing and their guy came out on Tuesday. Of course, the toilet was working fine when he was here, but then I told him what happened. When he flushed the toilet, it worked. I just looked and told him not to make me get mad at him like I did with the plumber that wouldn’t believe me that my wax ring was leaking. He said that even though he didn’t touch it in a way to fix it, he flushed it, so that meant that I'd have a 30-day warranty. If it clogs up again, I call them and they’ll be back out. Everything else was draining fine so he was determined that the problem was the toilet itself and so he would put it in for a replacement.
When I had my washing machine replaced, it was three and a half weeks before I got a phone call from American Home Shield. This was six years ago. So, when they said the toilet was going to be replaced, I was happy on one hand, and on the other hand, I thought this would take forever. Three days later, they called me and they said that they had the approval to get to a new toilet, they scheduled me the next day, and the guy would be out to fix it.
The only problem I have is that it’s not the regular height toilet, it’s not the handicapped toilet, it’s the in-between. I had had recent knee surgery so I was having problems getting up off the regular toilet that we had. I told J & L about it and they have been really good about keeping me informed every step of the way on what's going on. They're having trouble locating the height of toilets that I need, but they are bound to return to find me what I need. I've been really happy. I have had AHS for 30 years and I have stuck with them. The cost has gone up, which is a bummer, and so have the service calls. But that happens with everything. I have not had a bad experience with them.

I like the ease of calling and getting service right away and not having to look up for someone and try to make a decision on who do I call with American Home Shield. It just seems that at the height of COVID, I was trying to get through one evening but I couldn't make the connection when I called. Maybe staffing was a little bit less. When I called, they told me that my account number’s not the account number. They sent me to someone to speak to customer service and I didn't understand why. But when I get to customer service, they're saying, “That is your account number.” I’m trying to figure out what's going on with the little automation person.
In my electric claim, I hit the metal cover in my loft and it triggered everything to black out my lights upstairs and in the laundry room. I wasn't sure if I had blown something or if something was more damaged. But turns out that it wasn’t. It flipped the switch in the box. The electrician came in and walked right out. This last one, I was having some sparks when flipping the switch in the wall to turn a light on in a particular room. I just asked them to come back and check those things. There was nothing that needed to be changed or fixed. Mae Dae Electric did what they needed to do and explained what was happening.

For the most part, AHS is very good. However, the first year that I had it, I had a lot of claims. So, the price almost doubled in the second year. After I talked to a few different representatives, they were like, "Oh, that's not right," and they finally dropped it back down. If I wouldn't have questioned them, I would have been paying double. But I like that I can do pretty much everything online. Then, I normally hear back from them within 24 hours, and then everything goes from there and they work very well with my schedule. They're timely and efficient when it comes to stuff. I've also met several of their employees and they've all been extremely nice, professional, good people. Lenny's Plumbing has been amazing. If I have questions, they stop, answer them and point things out to me.
I used to work for my sister, who was a Realtor, and she has used my story from when I bought my house several years ago. My first summer, my central air unit went out and I told them I paid less than $100 out of my pocket for a brand-new central air unit installed. She's used that on many of her clients to get them to use American Home Shield because that would have been a lot of money out of my pocket that I didn't have. I have been impressed with American Home Shield as well as my sister. She said she refers a lot of her clients to American Home Shield.

I've had to do a little bit of legwork to follow up on stuff and the techs came out to my house seven times trying to figure out an appliance. Right now, I called them out for a bunch of faucets and a hose bibb. The plumbers told me on multiple occasions that hose bibbs are not covered. However, in my plan, it does list hose bibb as being covered. Then, the plumbers continued to tell me that the only kind of hose bibbs that are covered are the frost-free hose bibbs, but it does not say that in my agreement. So, as of now, with A Plus Plumbing, I don't know what's going on with my faucets. They came out to fix them or replace them. The guy said that they were going to replace all of them but I called American Home Shield and they said I got to call A Plus. I called A Plus, left a message, and called again. But there had been no communication with this situation and as a consumer, I don't know who I should call on my behalf.
Sometimes American Home Shield tells you to call the person, but then you're just speaking with a certain department in American, not the right department. It seems like there are too many departments on the American Home Shield side and I don't know as a consumer which department I'm supposed to speak to. I would think that American would be on my behalf to follow up the contractor instead of me being the middleman. So, in this situation, I feel like I'm a middleman instead of American Home Shield being the middleman. Other than that, I would suggest anyone to buy American Home Shield. My issues are just minute stuff.

American Home Shield is very accommodating and helpful. The only issue that I have with them is the foreign intake people on the front end. They are sometimes not sure what to do. It kind of creates some complications. There's always something lost in translation and sometimes I have to call back and repeat myself three to four times before I can get what I want. But overall, I've been satisfied with the services that AHS has provided for me.
My first claim was when my electric went out. I put in the fee and an electrician came out and checked out my socket. I didn't have to pay a penny. I was just amazed by that. Also, while I was in the process, my dishwasher went out and AHS was able to send out a technician who checked it out. Then, instead of going through the whole cost of repairing it, they replaced it with a brand-new dishwasher. They are currently in the process of replacing my microwave as well and they fixed my ice machine in my kitchen. Pete's Appliance Repair's tech is the one that repaired most of my stuff. He always checked to make sure that the units are working and if not, he would come back without extra cost and just do it. I'm totally satisfied.

The repair guy showed up a day early for the plumbing issue, which was wonderful. He taught us some things when he was there because what he had to do, we could have done ourselves. But being first time homeowners, we had no clue. So now we know. It was a clogged trap and the clog was outside of the house but it was before it got to the septic tank. Apparently, there's a trapdoor that you can open above that clog right there if it happens before you gotta call somebody. It was easy asking American Home Shield for the request to get the help. It was a quick process. I didn't have to pull my hair out, jump through hoops and wait 15 days to get a call. The ease of it was nice.

In regards to our most recent claim, AHS sent us Moonstar Appliance. After three visits, they said we overloaded the washer, that was why the washer gets a problem and that was not the problem. After three times, going backward and forward, he went and reported to American Home Shield that we overloaded the washer, the washer was broken.
So I asked American Home Shield to get a second opinion, then they sent AAA. AAA fixed the problem with the washer. AAA did a good job. However, there was one time, AHS sent in an electric company to do a job. Then after a month, I have the same problem. I called AHS. They seem to be very thorough than some other ones that I've had sent there before. I liked it when at one point, I could choose. If I was looking for AC repair, it would pop up three companies that could come and service me. And I can look at the ratings that they have on Yelp or whatever to determine which one that I would prefer. But now, it seems like they just select whoever. Also, for customers who are continuously staying with AHS' service, they should have some type of incentive on lower premium. Or, having a different deductible with a lower premium. If I have a higher deductible, my monthly is going to be a bit lower.

We got hit by lightning and American Home Shield said they would help with the electric, but came back and said they wouldn't help. We have only tried to use them for two instances. So, we're one for two. The second instance was all right. But we want clarity. They blanket statement what they will cover, and when I need them, "Oh, we don't cover that." For example, it says air conditioning repairs are covered. All of a sudden, they would say, "Oh, but we don't pay for Freon." But that's not anywhere in my contract. So, it's these little surprises that keep coming up that, if that was in their declaration page, it would be clear and I wouldn't have those questions. But they're general, and all of a sudden, "Oh, yeah, if it ends up being this, we don't do that." We almost canceled them. I'm unsure if we're gonna renew next year.

I found a leak in my bedroom. The carpet was wet. I had a slab leak and that's a pipe that's in the slab that's leaking. American Home Shield couldn't cover the amount of the repair. The only thing they could pay was up to $1,000, and the repair was 5,200. I'm not happy about it ‘cause I'm paying American Home Shield to fix something that they won't cover.
The contractor did what he was supposed to do. But it was a lot of back and forth. A lack of communication between myself, American Home Shield and the communication between American Home Shield and the contractor. Because from the initial contact with them on the 28th of December, I didn't find out that they couldn't cover it until last week. I'm very dissatisfied. I closed on my house on the 15th of December. I am still not in my house because of this leak. What is the purpose of having AHS if I can't get something covered? That makes no sense to me. I understand it's a home warranty thing, but if I'm paying them to fix something, and then all of a sudden they tell me they can't cover it, I'm not satisfied.

I filed a claim for a 27-year old dishwasher and I couldn't do it online because I needed specifics in there. I called and I was on hold for two and a half hours and then there was a little bit of a language barrier with the rep. The rep wanted to take a book out and recite it to me instead of listening to my problem as a 20-year consumer of AHS. The language barrier made things very frustrating for me because I don't feel like I could explain my problem.
They assigned the contractor, A&P, and the rep, Patty, called me back right away. A&P had somebody out within a couple of hours, which was impressive. The gentleman who came out was nice and I appreciated him. But the fact that AHS would not relinquish and let us replace a 27-year old dishwasher with us paying part of the cost does not make us very happy. Consumers should be given the opportunity to replace an old appliance when they offer paying the gap of putting a new one in, as we did on the stove a year ago. Then, the dishwasher caused the hot water heater to blow its release valve and caused leaking throughout the home. Crown was the assigned contractor but they never answered their phone. We had to call Sears to come out. But other than those, I'm usually super pleased with my experience.

One time, I was thinking about not having AHS anymore because when they would send people out, the people would sometimes do what they’re supposed to do, and then sometimes they wouldn't, so I was despondent. I just didn't give up. The last time, my washer wasn't working properly and they sent someone out. The person just looked at it, ran it through the cycle and said that it was working fine. Well, it wasn't as I just used it. Then it went on and worked. When they called and said the job was completed, and I said that it was still not working, they sent the person back. That time, the person actually looked and took it apart, and found out that a part was broken on it. They ordered the part and when the part came to be put on, they couldn’t get it on. So then, they replaced the washer, which I was very much appreciative of.
At certain times, I was like, “Maybe I shouldn't do it,” because I was kind of disappointed. I had some plumbing problems. My kitchen sink was going down slowly, and I wouldn't call them, so I ended up paying $300 out of my own pocket to get that done because I didn't want to do it. When I called back to that particular company that looked at my kitchen sink, they said to use or call American Home Shield as I have it, so I did. This particular time, they sent someone out who was very responsible, took his time, looked at the situation, and was able to get the problem solved. It's just that sometimes when you’re trying to get through and it’s because of the pandemic, you’re just on hold.

On my most recent claim to American Home Shield, I was pretty disappointed with them. They had someone come out to fix both of my humidifiers in my bathroom, and he had brought a humidifier with him and he said it didn't work. When I got a call from American Home Shield, they said that I would need something on my roof, which was for the vent. The guy didn't even look at the roof. He wasn't even here 10 minutes and they were saying, “Oh, it's gonna be 700 and some dollars, 300 and some dollars a bathroom.” It was two bathrooms. If American Home Shield is covering the humidifiers, they need to do what they need to do to fix them. I talked to them so many times, so I'm not gonna pay $700 out of pocket. I asked if I could get a second opinion, and they told me I could but I would have to pay for it if they came out with the same problem.
Thank God, it was easy just trading one out and putting another one in. The second man they sent out here looked at it and said, “No problem.” He went out there and he put both of it in. Everything is operating pretty good now. Overall, every time I call AHS, it's always something else that's not covered with the insurance. When I signed up with American Home Shield, I was told I had to pay 47 something a month, and I don't have to pay the deductible. But I pay a deductible, and that’s $100. When you sign up, they should give you the information of what's covered and what's not covered. I'm going to get rid of them. I have so much bad luck with them, and I pay them on time.

And then I dumped that out 'cause it looked not quite right because it was a new filter. The ice maker didn't work after that. We've had some really drastic cold weather, and the repair man hasn't been back to be able to finish up that part. Since it's cold, I can deal with it, but I still put ice in everything year-round. This time, I’m just waiting on the part to come in to get my washer fixed. I called Home Shield first, and then they got me in contact with who was going to come and do the work. They did wonderfully.

I got a leaking problem in my guest bathroom. I had a plumber come and check it out. He came on time and everything went well, but I'm not sure what's going wrong. Also, he wasn't really sure, ‘cause he was asking me. He was trying to fix it. But it took multiple times. The leaking problem is still there, so I scheduled another appointment for him to come again and see if there's anything I can do or if I have to replace the faucet.
This was the fourth time I requested service. But it's under the same issue so it's covered by AHS. The plumber showed up on time every time and he tried to do the job. He let me observe if the issue remains, so I keep looking. The plumber guy was also nice. The only thing was, it was difficult to get in touch with their representative because there were a couple of times I tried to call them and schedule an appointment, but I could never get to them by calling them. I had to wait until they get back to me in order to schedule an appointment.

We just started with American Home Shield and we did have to make a service call regarding a water heater, and I was not too thrilled. It took four weeks to get a water heater. Luckily, the home that the water heater was needed at was a second property that we own. The ones living there are military and luckily, they were able to go to base to take showers because that's where they work. So, that was how it was done for four weeks, which really sucks. There was no communication the first two and a half weeks. It felt like every time I called, they read off a script.
The water heater was finally installed yesterday and I think the only reason it was installed was because I've been on the phone with American Home Shield, the contractor, and whoever was supposed to be supplying the water heater in order to get it done. The contractor kept saying, "We haven't received anything from American Home Shield." American Home Shield's people were telling me, "Yes, we did send it over." I said, "No, you haven't. They would have received it." And the guy was like, "We want to get paid also. I'm not telling you that we haven't received it." So, it ended up being a three-way call.

A faucet leaking from underneath the fixture itself broke and American Home Shield sent out Whitney Holdings. But they said they need $160 for modifications before they'll come schedule the appointment to come out and the plumber wouldn’t discuss the work. They told me it will take at least six to eight weeks to get a replacement faucet. I asked what modifications they would be doing and they said the ones needed to make it able to make sure the insurance is still in place. I asked them what they would be doing and replacing but they never told me. So, I asked to be reassigned. Finally, a few days ago, AHS said they'll make a settlement with me for $80. I can't get a plumber for that but I’ll at least get a plumber that I trust in the house that will tell me what work he's gonna do before he does it.
I put in the request on December 23 and we’ve been without a kitchen for over a month. I'm still in the middle of it. I'm waiting for the plumber that I've used before. He might even be the one that originally installed it 20 years ago. He's trying to schedule me and I haven't talked to him. I had 10 days to decide as of last Monday what I'm doing as far as to withdraw the offer of $80 from AHS. It’s the worst experience. Nobody will give me an answer to anything and they use words in defining the words.
We had one other claim before and everything went well with the washing machine. This is a faucet and they're saying that the budget for it is $40. It's a $300 faucet and they said that I could get that one if I want but it's gonna be six to eight weeks to get it. I obtained a brand-new one in the box on my own. When I first talked to them, they had three of them at the Lowe's on my corner. Right after I talked to them, there was no more at Lowe’s. Those were gone. AHS is always telling me I’m being very argumentative. All I ask is for definitions of words and when I asked, they said they’ll replace it with builder’s standard grade. I don't understand. What that means is they’ll put in with the quality that a builder would use. I asked what my allowance was and I never got answers. So, I'm very discouraged and disgusted.

The request process has not been great so far. We have a heating issue and it's a unique system, and it needs to get fixed. And it's cold where we're at. It has been several days and we still don't have a contractor assigned. It's a bit frustrating. Apparently, American Home Shield is struggling to find a contractor in their system that works on our kind of heating system. I offered up an association for all the contractors that do that kind of work and they have a website with a list, but I haven't heard anything.
We've only had one other service request and it was fairly recent as well. We have an appointment for someone to come out and it's not quite as urgent, so that whole process has been fine. AHS said the contractor was busy and it wasn't an issue for me. I was okay to work with their schedule. But when I get a rep on the phone, there isn't much they could tell me. All they could say is it's being worked on and there's not a lot of useful information provided.

I called the contractor this morning and they said they don't know when they'll be able to get to my claim. I called up American Home Shield and asked if they had anybody else. They said no and that they'd get back in touch with me. Two hours ago, the contractor called me and told me they will be at my house tomorrow between 10:00 and 2:00.
If you read their reviews, they are exactly what my experience has been so far. They're not responsive. I asked the rep what was gonna happen and told her what the problem was. I've known pretty much about how to fix things. It's a hot water heater that’s not heating. The elements burned out and I just need some elements put in there. She said, “We may not have the elements on the truck when we come there, so you’ll have to wait 7 to 10 days to get this fixed.” I told her having no hot water in the house for 7 to 10 days is a pretty big inconvenience. She said, “Okay. Make sure you're there. If you don't answer the phone, then we’re gonna cancel the appointment.”
In the past, I've had to request American Home Shield to let me find my own person then reimburse me. The contractors that American Home Shield attracts may not be people who are the really respected people in the community. They sometimes feel as if they're gonna do just enough to get by without addressing the problem. They'll tell you right out when they come to fix something in your house that they're gonna just try to get the thing running so they can get out of the house. American Home Shield has to make sure that the person who’s going to come to your house is qualified, does a good job and is friendly, and can get the job done.
I recommended one of my friends who lives in New Jersey, and they got American Home Shield. He saw me today out of the clear blue and told me it took them a month to get a hot water heater. People gets put on the back burner a little bit ‘cause there are other jobs that contractors are doing that are better than American Home Shield. American Home Shield works the best when something has to be replaced ‘cause it's broken. If you have a GE Appliance, then GE comes. But when you need maintenance on something, that's where the glitch is. Every time I've had an experience with a heating and air conditioning system or with something that has to be repaired, that's where the workmanship might be a little bit less than desirable.

I've been with American Home Shield for years and they've been good for the most part. They have a straightforward claim submission process. I do it online. If I have an appliance break down, I just pay about 100 bucks fee and they fix it. Recently, one of the burners on my stove gas cooktop was not functioning properly, so they sent somebody to fix it. He was very good.
The only thing is they changed my service provider a couple of times. They assigned me a service provider, and then he told me that they don't service my brand and that I have to call AHS again. They gave me another one, and the exact same thing happened. The third time around, I got somebody who does service my brand of appliance. So, there was some back and forth. That was a waste of my time. Given that I had mentioned that this is the brand of appliance that I have, they should have done their legwork before assigning me the service provider and costing me the hassle.

The last time, it was a very good experience. The vendor had to come out three times because we didn't know it was a thermostat issue. But it left a very bad taste in my mouth for American Home Shield. And it wasn't so much the people. Sometimes, I get a representative that is very hard to understand, so it's very difficult to work through the process, know what I need to do and what my policy is all about.
I also had a problem with a leak underneath the kitchen sink and with the vendor associated with that. The sink still leaked even when they said they would not come out again. There was even a part that dropped out from underneath the sink. And I was told by AHS that I would have to have a new person come out and it would cost me $75 to do that. The workman just said he would be back out. So, I kept trying to get this taken care of. And the vendor decided that they would not out anymore because it was a slow leak, it was hard to identify. And I guess the vendor company at the office felt that there was enough time spent. But I was still, “Yeah. But I still saw a leak. You told me you're going to replace something but you never did.” Now I have to pay another $75 for the same problem with another company.
The cost is a bit steep. And every time I get an advertisement in the mail, I always compare it. I just started doing that the last year. I know prices are going up everywhere. But it seems that the prices started to go up even the last year and a half. That was when I started checking into DTE services and other services. And if something was to come up that was comparable, I probably would cancel my service.

I had six pages of notes. They finally decided they were gonna send somebody out for another opinion and the next guy looked at it and said, “It can’t be fixed.” He sent a thing in then the warranty company said, “Okay, we will replace it." But it took me from June to the 5th day of December to get that done. That was a major issue, and I didn’t like that. But normally, I don’t have any issues with American Home Shield.
On another claim, a guy came out for my pool and put two actuators on. The next thing, we left for the holiday. We came back a week later in the spa, and everything was drained. He came back out and said something needed to be adjusted. He adjusted it and said, “It should be good.” He’s trying as hard as he can to make everything situated.

I called AHS as I had a couple of different things going on with the plumbing. A faucet drain spout wasn't working right. The plumber made the adjustments and fixed that. Then my wife said that there was another clogging issue on the two full baths that were underneath each other that both use the same service lines and drain lines. He said he didn't have a service order for that. Well, I said very clearly I was having a drainage problem that was somewhere in the line and affecting both toilets. He just looked at it and said that he wasn't seeing an issue at that time. He also made some adjustments on the toilet to get it to flush. Right now, it's like an off-and-on issue.
With the way this thing was written up or done, AHS didn't understand something I said as far as what the clog is. Maybe they confused the drain plug thing, which the plumber had a service order for. I would have preferred that the plumber may have some type of device that can go down in there, even if it's a snake, and see if there's a blockage because it could be working now and then a month from now, I'm back to where I was before. Now I have to do another service order that's gonna cost me another $100. That should have been all done in one order. When I took this warranty out, I thought this was a more comprehensive one.

He repaired it well and fast. And he was knowledgeable. But I'm not very satisfied with American Home Shield, because they usually send technicians who come very late or who are not very knowledgeable or prepared for the job to be done, or don't have any qualification for that. For example, we had a sewer pipe leak from the toilet. And they just changed the flange of it, not the pipe. But the thing is the pipe is cracked. The technician saw that fact but didn't pay attention to that. He called AHS, who told us this particular service is not included in our plan, which is ridiculous because the pipe is cracked and it causes the leak. And he just changed the flange, which is a temporary solution.

Second, they stick to a script for customer service answers instead of actually answering your questions and offering assistance. Third and most importantly, this company will not take responsibility for damage caused by their contractors even if they cause damage to what they are supposed to be repairing!
Dealing with this company has been a total and complete nightmare. And because of damage that their contractor caused (btw....it was a contractor that my husband asked them three times not to send back to our home because of their lack of time management and ability), we have to stay in a hotel because our home has no water! Do not buy a policy with this company because if you need a repair that is not an appliance, they will look for a loophole to not cover it and they don't take responsibility for the lack of ability of their contractors.
Day 3 of Shenanigans. I contacted American Home Shield today and their customer service representatives are such liars. They now saying that their contractors said that normal wear and tear didn't cause the pipe to break. My question to them is, if it wasn't why did you send you contractors back to our home? Below is the bill that my husband and I had to pay so the work can begin in both our bathrooms. After living in a hotel for a week and paying their contractor to get our home back in order, this company still refuses to do the right thing. American Home Shield needs to understand that I will be calling and posting EVERYDAY until we get our money back! Better yet, why don't they just give us back our 2.5 years worth of premium payments!

I've had someone out to repair a refrigerator. I've also had someone out to look at a leak in the bathroom. The AC didn't work one time. Over the last four years, they've been very quick in dispatching the repair out and the people who they've sent have done good work. I haven't had to call back and say that something they repaired stopped working again.
Recently, I had some outlets that weren’t working in the living room and the dining room area. I called American Home Shield and Morongo Basin was here very quick. There was some confusion afterwards though. A couple of days after the repair was made, I received a couple of emails and a phone call from American Home Shield, asking me about other services. I was very confused what the lady was saying. She was saying that when Morongo Basin sent them the diagnosis and what they had done, they told American Home Shield that they recommended something else to be done. But whatever they recommended to be done was not covered under my warranty plan. American Home Shield wanted to contact me to have Morongo Basin break the invoice up so that only the item that was supposed to be covered was covered.
I told them Morongo Basin didn't tell me that something else needed to be done. They asked me if anything was done other than fixing the issue with the breaker. I told them the tech said that a screw was loose, and that was what caused it to kind of overheat. He said he tightened up the screw, and everything was fine. They didn't recommend anything else. After I told American Home Shield that, they said I could disregard the call.

I even went as far as calling the people and putting them on three-way with American Home Shield and let them hear that they had been out and saw what needed to be done, but they hadn’t repaired it, and they still went against me.
I'm able to get some of the stuff done and I ain’t got to worry about out of pocket expenses with this home warranty. Doing it on my own would have cost me a whole lot more than the tech coming and paying what I paid. I paid $250 extra to upgrade the package, so I could get the services that I needed. It took me a while to get that done. Overall, I refer the company to a lot of people in my area.

The person came out and looked at my furnace and said that American Home Shield would not cover the issue. I was told that there was some water damage that was beyond normal wear and tear and that they wouldn't cover it. Also, if I wanted to replace the furnace, I would have to pay for it. So I have electric space heaters to keep me warm now because I wasn't prepared to spend $5,000. I have two furnaces in my home and they both went out back-to-back. American Home Shield did repair the first one and they covered the problem.

It was difficult to get what we needed. But now, everything is organized and customer-oriented. We're not online forever like we used to be. We can do the request online, which is good and convenient as well. So, kudos to American Home Shield. I've had to call them a few times this year more than usual. Sometimes I go years without having to use it, but it has been way more these last few months. But I'm glad I have them. There was a crack in our pipe in our shower. Luckily, we have an access panel, so the plumbers didn't have to do any cutting drywall. They were good as well. Also, all my electrical outlets in my garage went out. We tried to reset fuses, but nothing. So, the contractor just fixed that today. The tech was excellent. He took his time to explain to me what happened. I was very satisfied with them.

The plumbing company AHS uses is Universal Plumbing and they are very unreliable. One time, they replaced a toilet for us and the guy didn't fit it properly to the floor so it leaked. It never worked properly. Also, they don't cover their shoes with shoe covers when they come. They're so inefficient in what they do. Then, when we needed a replacement for a hot water dispenser on our sink, it took about three months for them to finally get it and wouldn't call and let us know that it was backordered. Other than the plumbing, most of AHS's services are really good.
Comfort Heating and AC came out for the furnace and they're terrific. They were super friendly and we joked around with them. The battery in the thermostat was worn out so we replaced the battery and everything was fine. They also did a little inspection of our unit to make sure everything else was okay. I was very glad at that. We've always had good service from AHS and they're a terrific thing to have. It's a little more expensive than it used to be, but they've always responded very quickly. We had an exceptionally bad problem because of their contractor and they took care of it afterward and even reimbursed us all the money that we had spent to replace the item that we had to. Also, we've had our water heater replaced twice in the 20 years that we've been here and I had no idea that water heaters were so expensive. We might have spent over the 20 years more money in premiums than what we got back.

I have past repairs as well. Most of the time, American Home Shield was able to resolve the issue for a very small service fee for the technician to come out. And if they couldn't take care of the whole amount of the repair, they covered a good portion of it. So, it's a good money-saver. It's a good thing to have on older homes and even new homes.

Recently, I put in an outside control for the garage door and it would work, but then it would knock out my automobile and the manual one I had, and I couldn't figure that out. I talked to the people that supplied the outside control and they didn't know. Then I remembered that I had some work done on the garage door opener several months back and the company had replaced the motherboard. I thought that it had something to do with this. I called American Home Shield and told them about it. They sent a guy out and he tried everything I had tried and realized that the motherboard apparently was bad. He replaced it again and everything's working fine for $75. I also had a dryer, refrigerator, and microwave problems, and those got repaired too.

My water bill went up twice the amount in one month. I called the city to have them send somebody out here to see if anything was wrong with the meter, and they sent somebody out the next day. He checked the water meter out there and it's got a little needle right there that turns automatically. If you're not using the water, like flushing or got something running, it should be stopped. But if you flush, it's going to start turning slowly. Then, once it fills up in the house, it should stop. But it wasn't doing that. It was continuing to run. He told me, "You need to get a plumber out here and let them check you." He said, "You might have a bad water tank. You might have a bad toilet." I called American Home Shield out here. The rep I spoke with was helpful. I was told to send an email with the name on there and that I would be notified by them. Bestway notified me that they would be coming out at what time. The guy came. He looked at it and he knew exactly what it was and he'd have the part in a couple of days. He came back and installed it. Then recently, I flipped the light switch on and the ceiling fan, which had previously worked, wasn’t rotating. We also had no light. My wife made an appointment. But because of our schedules, we kept having to delay. Finally, I was able to get the electrician to come out when I had a day off. It was just a loose light switch. But they never came and never even called. American Home Shield’s AC service is horrible. They make people spend all this money for Freon and they always put band aids on stuff. It’s not gonna work and you got to keep calling them out there. At some point, you have to say, “That's why people pay you money.” You may have to buy them or do a buyout. People should read the fine print. I always advise a home warranty program but AHS is not in the business doing you favors. They can do better.

We have been trying to get this all-in-one washer/dryer unit repaired for two years. And we've had several cases where the engineer would come to the house, make the diagnosis, either close the ticket, stating that they couldn't work on it. At one point in time, we went almost five months before I called them back and I said, “We haven't heard from anybody.” And they said, “Well, they closed the ticket.” We've had several of these companies come back and state that they repaired it, but we never heard from them. And several just dropped off the map. What American Home Shield eventually did was to send someone over to look at it, and the same error message. They stated that we were at fault, and that it wasn't covered. According to AHS, they're done with this now. And this is after two years. Luckily for me, in this house, I have one in the basement where that unit is at, and another one upstairs.
The other claims have gone well. I had a separate dryer unit go up. And AHS bought me out of the unit. They did that whole process, and I was able to go and buy one and get it installed. We also replaced a dishwasher where the pump started leaking. I replaced the stove too. We've only owned the house for a little over four years, not realizing that on the gas unit, the eyes themselves, the screws were rusted. So when we had an eye act up, the contractor couldn't repair it because they couldn't get the screws out. So, we got a new unit. But this is the one that has been sitting the longest.
AHS needs to admit that two years is excessive. And at that point in time, they should have just come in and said, “Listen, let's replace this unit,” or “We'll buy you out for whatever the value of this thing is. And then you guys figure out what the difference is. And then let's just move on.” But I was upset that they decided to go that direction of coming back and now saying that this was our fault. It's not covered under the warranty and be gone. If they did that day one, this would have been a different story.

Also, the temperature in my refrigerator's icemaker freezes stuff at the top and the seal around the door was broken, so it wasn’t shutting properly. I turned all of them in because they're kitchen appliances and it's one fee. The website didn't let me explain the issues that I was having completely, but apart from that, it was easy and the repair people ended up calling me even before I could have a chance to call them. Two different guys came out two different times and both of them were very professional, nice and personable. They came in, did what they had to do then he left.
My stove and refrigerator needed to be replaced. Now, my stove is great, but for the refrigerator, a rep asked me to measure it. These are measurements on the things that she asked me to measure, then she called back, but I was at work by then. She wanted me to measure again. But I didn't understand why I was measuring the inside of the refrigerator. Even when you buy a refrigerator, it's always the outside measurements. I haven’t been able to call the rep back ‘cause her number has gone off on my phone and I don’t have it. There was a plumbing issue that American Home Shield did not fix years ago, and when I finally started using my shower again, the leak was still there. When the contractor fixed the leak, the electrical went out. When the tech went up there, the electrical had been fried. So then they fixed the lighting and the plumbing issues. The electrical job would have been $300 and the plumbing job would have been $400. There was another plumbing job that would have been about $200. So we're talking about a grand. But I paid $100 each. So it was $300 plus my $40 for the month. That was definitely a better deal. But they didn't finish. They don't texture and paint. So now I have to do it.
When I purchased the home in 2017, I had got American Home Shield. Within 2017, I had them come out and try to fix a leak, and they said there was nothing wrong with it. I told them it was still dripping. But they said, “Well, it's not bad.” And they didn't do it. It wasn't covered. I was so upset. The second thing that happened in 2018 was my refrigerator froze over everything. So there was ice everywhere. The tech came in here and the little display was not readable. He said the computer was messed up. But he also said, “But I only have to fix the thermostat.” I told him that he needed to fix what the problem was.
My refrigerator and freezer do not keep consistent because the issue wasn't the thermostat. It was the computer and the display. The tech kept saying, “Well, you just got to figure out where you're at.” I told him, "No," and I argued with American Home Shield. They said they were gonna come back in and fix the computer, but they didn't. So I quit American Home Shield. They should have replaced my refrigerator and the leak. But I got them back because I needed some extra insurance and I couldn't find anybody else that would cover it.
When I got American Home Shield back, I had called them about the leak and the refrigerator. The operator was apologizing. She said they never should have let that leak go because then it caused an electrical problem. You’re talking about my house would have burnt down ‘cause they were trying to save a couple of bucks. I could have been eating bad food because they were trying to save a couple of bucks, and that was wrong. By paying insurance, I expect insurance to be honored. But the people I dealt with were professional this time. The operators at American Home Shield were very nice and helpful. They were trying to find a solution, but they knew that there was a problem with the scheduling.

Sometimes that automated thing doesn't catch what I am saying and they put you on hold to try to get to customer service. I stayed on the phone for 30 minutes, and they never did come on. So I can never get ahold of customer service. Felt like it's so long. Because that robot thing sometimes does not get it correct. I have several houses and they couldn't get the right address. That's why I needed to talk to a customer service sometimes and tell them the right address that I want the service for.
I also had some concerns. It's so hard to get back for them to understand some things. And they said on the contract, look at the fine print, this and that. Because I had a furnace that went out, and they replaced that. And I told them, "I need to talk to them to find out how much and what are they're doing." Because I had to pay almost $2,000 on top of the service. They said, "Because the plumber said that, they needed to fix the drain pipe. They needed to do this, do this whenever they put in a new unit." I'm not sure they did that. And that's where I had the problem.
I need to get that resolved. Because water would come in on the floor around the unit. And I know that's what that drain pipe was supposed to do, but they were supposed to have put new drain pipes. It was $1,800 and some cents, over what American Home Shield would pay. And they would not give me a copy of what this plumber was supposed to do. Because I'm sure he didn't do no $2,000 worth whatever he said he would do. Also, they have a pan up under there to catch all that water. It's $100 deductible for everything that I call out for. But it appears that AHS always finds something. "Well, we don't cover this." I always gotta pay something more than the normal deductible.
It's so hard to get in touch with people to talk to there. Sometimes it would be four workers on there and they act like they don't understand what I'm talking about. Like on that particular unit, when I mentioned with the drain pipe, they said, "What do you mean by drain pipe?" They don't understand what's here in America. But a lot of times, when I get connected, I could tell they were foreign because the accent was something different.

They didn't even take care of most of the information, they just sent one electrician. After that, he said he was not the one. Then again, I called AHS. They sent one HVAC guy.
He came and he didn't do anything. Just he told by looking at it, “It's not me. It should be a roof guy.” The problem I see is that when I explain the issue, they have to actually understand and route to the proper persons, not like whatever they feel they will send it over, which is a waste of my time, their time, everybody's time. But I will definitely recommend American Home Shield to anybody because they're pretty fast in response. Also, they’re getting the follow-up as well. Sometimes repairs take longer, but it was for minor things, like a microwave. I had a backup microwave that I could plug into the wall while the over the range microwave was getting fixed. Filing claims was fine, but in this most recent situation, it was a lot of confusion, disorganization and miscommunication, which resulted in a delay in the repair of my furnace. So for a whole month, I had no heat. It was with that that American Home Shield lost my confidence. I could no longer trust them to get the repairs that I needed in a timely manner.

I had a little problem with my refrigerator, and the repair people claimed that they fixed it. They told me that the reason why it was freezing up and doing weird things was because the freezer door was not closed, so I moved some of those things. That corrected that part. However, my refrigerator has two doors and one side broke, and they didn't fix it. I called American Home Shield two times. They said that the repair people fixed it, and I said, “No. They did not fix it.” They said something about sometimes some products go out of business. I said, “But they still didn't fix it.” I have also called American Home Shield on other products, like my microwave and stove, and they fixed those. So, I thought, “Well, at least I got two out of three that got fixed.”
I was satisfied with the repair people coming. They came twice to check on my stove, because one of the burners was not turning on and they fixed that for me. The tech was the same person that came to look at my refrigerator as well. I was happy with the part about my stove. With the other part, I'm not very happy because they didn't fix my refrigerator and I didn't call AHS again about that.

She reached out to them, but they acted like they didn't care. She said, “Let me talk to your manager,” and they said, “Well, they're not here. I gotta email them.” My dad is 80 years old and we've had no water heater for two weeks. It’s horrible and my sister is really upset. She was saying, “I'm just gonna cancel this thing. I hired my own plumber. I got tired of using the ones AHS was sending ‘cause they weren’t doing the job. The first ones that showed up punched holes in my walls, and then said, ”Nope, we can’t help you.” Left. Then AHS sent a second one. They did two things, neither one fixed the leak that I was having. When I said, “Hey, here’s where the leak is. I found it,” they said, “American Home Shield doesn’t allow us to go through a wall.” They just said, “We can’t help you anymore.” I had to hire my own.

It’s not a big beef because I can get that off of Amazon. But other than that, since I’ve been in my condo, AHS has been super understanding and patient. I had some good experiences with American Home Shield but I also had some bad ones. For example, they replaced a fridge for me once, which was great. But on another occasion, I had a leaky faucet and they never replaced that. It went on for a year and in the end, I gave up and had to make a new call. I had to pay another $100 to get a new plumber to come and replace it and I had to settle for a lower quality faucet after a year of trying to resolve the issue. In a couple of occasions, AHS agreed with me. They said that it should have been resolved in that way and that they would get back with me. Then, they disappeared. But overall, the experience has been mostly good. We are getting better appliances though and AHS can create a different program for people who want to have higher end appliances.

I started a claim with AHS when I found out there was water and I had to call a plumber. The techs said it was a pipe leak, so they fixed it. They had to call in the other people in litigation that came to drive. It was in a holiday plus it was on a weekend, so they came on a Friday and they came back on Sunday to fix it, which was good. Other than that, I don't like the fact that you have to pay your deductible when you open the claim. Before you even try to close the claim online, AHS wants your credit card and you have to pay the $75. But besides that, I like them. This my second year with them and so far, I haven't had an issue before or else I wouldn't have renewed.

My refrigerator broke down and American Home Shield sent Lake Area Appliance who then fixed it. They were very responsive. It took a while to get the parts from Samsung, but they informed me that was a supply chain issue. They kept us very well-informed and their technician was very experienced. He gave me some tips on how to make sure it doesn't happen again.
I've had multiple claims with American Home Shield. I have a rental property in Georgia. They fixed one of my air conditioners. They fixed our dishwasher here in this house. In fact, they worked the claim to replace the dishwasher. The only thing that upset me about American Home Shield was I forgot to call them when my water heater failed. I just started working getting it fixed and because I had done that and already contracted somebody to do it, they wouldn't work with me on the claim. For the most part, every time that I've had a claim, they have done a good job of addressing the issue and working as best they can. On the air conditioner in Georgia, it was frustrating for my tenants because it took awhile for the compressor part to come in.
Overall, it's been worth the money, particularly on my appliances in this home and on my air conditioner in Georgia. I don't plan on canceling it anytime soon. I do like their online approach. The app is pretty functional. They do better than most of keeping me informed on what's going on. If there's some sort of delay, I'm getting information from either the service tech or American Home Shield themselves about my current situation with the particular repair. I'm glad that we're using them.

We've had good experiences with AHS getting out here, compensating us, or replacing the equipment. We have a couple of rentals that we also cover with them because the experience is good. The only thing that caused me any stomach acid with them was the amount of time it takes to get to a customer service person. When I had to call somebody, it could be quite challenging to either reach someone or solve the challenge in a reasonable amount of time. In the first handful of years of working with them, we were often on hold for 45 minutes to an hour. But I don't remember it taking that long a time when I just called in to say, "Hey, what's going on with our washer?" Maybe AHS has heard that feedback and fixed that problem.
We had a washing machine that went kaput and we got a service provider out fairly quickly. South Sound Appliance was really great. My husband had very positive things to say about the demeanor and the knowledge of the serviceperson. He was quite jovial and knowledgeable. But I did not get a call or any notice from AHS that we were ready to move forward. I needed to call them and say what was going on. I wasn't thrilled about that. But when I did, things moved forward and we are currently awaiting a check that I haven't seen yet.

American Home Shield has been good to us. When the heating part of our unit wouldn't come on, a technician was here within 48 hours. It was a weird short, and he used a different wire to fix it instead of having to go through the walls and find the shorts. He did great once he figured it out. Having a home warranty is nice because, A) they're responsive and B) usually, it's a certain amount out of my pocket every year whenever something goes wrong. On another claim, there was a part on our washing machine that they couldn't get and it was taking them a while. In the end, they ended up buying me a whole new washer. That was amazing.

Service company has misdiagnosed my fridge problem and failed to fix it, and they make me wait 2-5 weeks between their worthless service calls.
My frustration is AHS allows this. I have spent HOURS on the phone with AHS service reps, and their escalation department and I get nowhere. I just want a qualified person to fix my refrigerator and this is something they have FAILED to provide. I literally asked their escalation department to reach out to the repair company and just ask them to come sooner than 4 weeks out after they have already made mistakes and nothing happens. I have been promised call back from a supervisor, never happened. Save yourself considerable frustration and find a different company to do business with.

When they sold me the insurance, they were supposed to cover the fridge, microwave, stove, dishwasher, AC, water heater, and garage door. But then I call them up and I have to pay a $100 deductible to start with and what the actual insurance pays for is miscellaneous. They had to replace my water heater and I don't agree with the amount of money I had to pay out of pocket. I wound up paying $925. I don't see what the insurance paid for when the water heater is like $500 and I paid $925 to get it replaced. Also, they never called me back to give me a breakdown of what the insurance paid or didn't pay. For the AC repair, they paid for the condenser but I paid almost $600 on the Freon because the insurance will only pay for two gallons. Is it really worth it for me to pay $50 a month for insurance that doesn't cover anything? I'm really thinking about cancelling the insurance because it's ridiculous.

The furnace wasn’t starting up. During the process of finding out what was wrong, the contractor said it had a warp in it that was like a crack, but it hadn’t cracked yet. It might be subject to carbon dioxide, so they recommended that it be replaced. After that, I was told that I had to pay the fees and the permit to put it in, it wasn't covered, and I had to pay full cash $2,100 on the day of installation. My understanding was if it couldn't be repaired, the replacement charge is basically on AHS, not on me. All they paid for was the furnace. I paid for the labor. I didn't know it was that expensive. If I didn’t have the money, I’d still be without heat right now in the dead of winter. The contractor did good work, though. In signing a contract with AHS, people should know about other charges that they don’t cover. I missed it in the preview. Other than that, they were professional and did the job.

With AHS, if I have a couple of issues that are going on, I'm able to consolidate a couple of things under one $75 charge. I never understood home warranties until this last year and I always let mine expire. But AHS was super informational last year when I renewed it on my primary residence and I've been utilizing the warranty a whole lot more than I ever have in the past. It's been great, so far and I have no complaints. Recently, I had somebody come to my main house to fix our washing machine and he was fantastic. Then we had somebody go out to my rental property and fix the disposal. According to my tenants, that was fixed and everything's A-okay as well.
I've submitted a claim online when I knew for sure that the issue was covered under the warranty. For the claim I made for the disposal, I had to call AHS and verify that that was covered under the warranty before I submitted the request. The only thing would be ordering those service requests online. They really make you commit to that $75 fee upfront when it's hard for me to tell if that would be covered under my warranty. So I would book the service, get charged the non-refundable $75, and only come to find out after they call me that it was not covered under my warranty. The process could be a little smoother if after I submit a claim and if it's covered under the warranty, I could get the appointment scheduled and they could charge the $75.
That was the other thing too with my washing machine. We had to wait for two and a half weeks before somebody could come out because it was over the holidays and AHS were backed up. It was no big deal but since I already paid the $75 fee, I was committed to that process as opposed to have any option to outsource it to somebody else that could have come over and fixed it in 24 hours. They might have charged a little bit more, but the quicker response could have been worth it.

I got an older house and I had lost power in two outlets there and a ceiling fan. But the breaker was still getting power. The electrician from Hoffman Electric came and fixed it up in 20 minutes. This company also came and replaced my panel a year ago and the one they sent that time was a little bit inexperienced. He was a little more experienced with commercial-type work and not residential.
Overall, American Home Shield does a good job of assigning contractors and getting them out as soon as they can. With the plan I got, everything’s covered. It was an outlet that was wrong, and with 100 bucks, it was fixed. With my electrical panel, I came out of pocket 300 bucks, and it was a $2,700 job, so it saved me much money just on that alone. Air Majesty came out for my refrigerator claim and the experience was a good one. The guy knew what he was doing. He was professional and he did a good job. But I wasn't happy with the claim experience before that. Hotshot Appliance came out to do the repair on a compressor issue in the refrigerator and they didn't do it right. They made a mistake, which was fine, and they came back to work on it again. But the second time they came out, it still wasn't fixed right. I was concerned because I had taken off work for them to come out. It costs individuals when we have to make time for them to come out and they don't know that that knocks out our whole day.
Then, I called and it was a young lady that I spoke to and on that third time I called her, she was disrespectful. She said I could call AHS and have somebody else come out. If Hotshot Appliance is allowing somebody to represent, not only their company but also Home Shield, who they contract with, it leaves a bad taste for their organization and Home Shield. I said to get somebody else and she said she would call AHS and make the change. But she never did. I was disappointed with Hotshot Appliance. I'm not even sure if their management realizes that they have somebody representing them on the phones treating customers that way.
I called AHS to report it and I asked to speak to their top people but the rep said they were in a meeting. I told her to give them my name and number and have them call me because I don't want my feedback just to stop with whoever is answering the phone. But I never received a call from AHS and I was disappointed there. Later, I called them again and made the report with them but I'm not sure how deep it penetrated the power hierarchy of whatever structure. What I've done was when I needed AHS again, I told them I do not want Hotshot Appliance. But AHS has to have their staff trained for when a customer requests to speak to upper management or somebody that’s in a more leadership position. Also, they should have a system in place to call the customer back. They don't have to be right then and there but get back to the customer and have a system in place to where they can follow through with the promise.

My kitchen faucet was leaking and we found out it was coming out through the garbage disposal, which had been replaced a few years ago. But apparently, we have bad water here and it eroded that so it was leaking all over the wooden sink area onto the floor. I vacuumed it out to the best of my ability and got everything out from underneath that to get prepped for the tech. I've used All American Plumbing once before, so I had them saved in my queue. The company and the technician were fantastic the year before. I proactively called them, made sure they were still in contract with AHS, then I called AHS, and lined it all together. They came out expeditiously so I was very happy.
I wound up using American Plumbing again to repair a hot water tank issue shortly thereafter. I was unaware that I'd have to come out of pocket for some costs for that. I thought it was full coverage, so that was a little surprising to me. Overall, I've been very happy with American Home Shield from the process of dealing with the initial representative that signed me up for the program to the communication of the representatives that have been all over the country and to the service I've received.

My other concern with them was with my heater, where the techs never came out but AHS charged me twice. I asked to talk to a manager about it, but I was never contacted. I asked for a refund, but I was never refunded. AHS had somebody to come out but those people said that they told AHS that their people were off until Monday. This was on Wednesday, so they couldn't come out until Tuesday. The gal from this furnace company even called American Home Shield about it and I kept telling them that the techs were not coming. But they hung up on me and I went without heat for four days.
It could be because it was the Thanksgiving weekend on that particular round. But then, afterwards when I tried to get more help, they weren't interested. In the end, I took care of the heater issue on my own. Fortunately, Big Lots was open the next day and I had to buy electric heaters. But if AHS wants to refund people their money when they're not able to help them, that would be wonderful. Aside from that, when I called them one time, I talked to a person who couldn't speak English very well. But I don't have a problem with that, except that they couldn't understand the concern.

Then, I get a couple of texts saying that so and so will contact me. The contractor and I used a video chat, which was what we did to assess the problem. American Home Shield lived up to their promise and took care of things quickly and efficiently. Plus, there were no arguments. They sent the guy out and the problem was resolved. We had another claim and it was resolved the same way, with a video call. Then, somebody came out and fixed it. I can't remember what it was so they must have done a good job.

The heat pump wasn't running efficiently. I called AHS and in a few days, they had Lee's Heating & Air out. They checked the unit, found a faulty part, ordered it and put the replacement in. Everything has been good since. But AHS can have better communication and timeliness. I had one claim that took a lot longer than it should have.

I’ve had three occasions for service. One on my air conditioner and one on plumbing. The air conditioner situation, American Home Shield reimbursed me for the part of the coil. I elected to go ahead and buy a brand new unit, so that was fine. The plumbing was done by a gentleman by the name of Pablo and he was excellent. The third one was an appliance repair for the washing machine. The tech was also excellent and everything was good. The tech seemed to be knowledgeable about what needed to be done. I'm happy so far with AHS. When requesting for service, that seemed to be relatively free of issues. Sometimes, it took a couple of days to get a response, but no big deal.

The dashboard was disabled on my microwave and it was not showing any numbers. American Home Shield sent somebody out once and they put it in for a replacement because it was so old. Then the following week, they had to send somebody out again to recheck everything. At that time, the tech found the problem to the dishwasher and that was fixed. But I’m still waiting for the microwave. AHS should give me a time frame on when the new appliance will be serviced and replaced.

There was a faucet leak. I called American Home Shield to let them know and it was easy to get through. They sent an email with the phone number of the company that was going to come out and I was told that they were gonna call me. It works the same as every other home warranty. Spartan came and then they had to go and get approval and come back.

American Home Shield has gone to crappier service people. Because now, when they call for somebody, I get someone that is not even in my area. I have to get someone that comes from 20 miles out of town to do my service calls. It takes them longer to get to me because they've got more calls in their area. And by the time they get to me, it's 3:00 or 4:00 in the afternoon, and 5 or 10 days later. The water thing in my refrigerator quit working and it's still not working. When the technicians come, they're nice. But the problem is they're so overloaded and AHS picks the companies that are so far away.
I had my air conditioning worked on this summer and the small fine print doesn't tell that AHS doesn't cover the Freon that they put in the air conditioner. That's not right. I pay $700 to $800. But when my air conditioner went out, I got the shaft because I ended up having to pay $300 for Freon. It cost them 20 bucks and it cost me 300. And that's the thing that upset me because they could have come up with the money. I split the difference with them. They pay 150, I pay 150. But no, I've got to pay the whole 300.
I've been a customer for 16 years and AHS should look into their contract for the longer they've been with people, they should do something for them. They've been to my house 10 times and they did replace my dishwasher, which maybe cost them $300 because they probably got it at a discount price. Other than that, they've done a replacement on some washers in my shower my sink. But no major upgrades. I trust them but I wish they would do more for their customer. I want people to be honest. I'm an honest person. I want people to treat me fair, I treat you fair.

When we first moved in, we had issues with the furnace the second night we were here. It was the coldest weekend in Minnesota that year and American Home Shield couldn't get anyone out to us. They said that if we wanted we could call around to get someone to come ourselves and they would reimburse the other company. It was nice that there were options. They were reasonable.
Recently, we had multiple issues and we had to do "other" through the website because we could only choose one option. Once we spoke with Shannon from Specialty Services, he said that next time, if we have multiple issues, give them a call. That gives them a better idea of how much time to schedule and gives them an estimate of their budget. How he explained it made a lot of sense. But, if AHS had an option for multiple issues, that would make things clearer.
We had a lot of lights and we couldn't figure out what they were for. The tech made sure those things were safe. There was some goofy electricity in one room that he switched around a little bit. There was also an outlet for an older dishwasher that you needed a switch on and he explained things like that to us. He did a really good job. He was very friendly and efficient.
Thank you for sharing your recent experiences with us. We are happy that we were able to get the issue resolved for you and we look forward to our continued business together.

I paid extra to have my pool covered. My policy says it covers pumps and motors. I did a service call and paid that 100. When the guy came out, it was a different pump that is not covered so I had to pay $650 to him, which included his service call to cover the pump. I was disappointed with that. Also, AHS said that I would get one free checkup on my air conditioner and so much Freon with that checkup. I called about that and it went to someone that was hard to understand. I didn't know where he was located and he was not helpful at all. He said that time has expired on that and I couldn't do that anymore. AHS does that only in certain seasons. I asked when would that be open again and he didn't know when it would be.
I asked him to give me the number of who I can call and he said that I should get an email about it. I said, "Well, I didn't get an email telling me the time limit was up. So, how do I know I'm going to get an email telling me when it's open again?" During the conversation, he said that they were not allowed to give that number. I told him that was not good if he didn't know the answer but yet we couldn't talk to anyone that knew the answer. He said that was not his problem. But then, I had an issue with the furnace and that worked out well and it was covered.

American Home Shield is quick and responsive and I refer them all the time. They usually have somebody out within the next day or two. Recently, the electrical circuit went out in my breaker so I needed a new breaker. A technician came out and did the breakers. I needed one for the garbage disposal and one for kitchen area. He put both of them in and left. That same morning, it started tripping again. I had to keep turning it off. The technician came back out. He had to update the outlet for the breaker and everything's working now.

AHS has to be the worst warranty company on the market. They sent a plumber to my home to fix a pipe that burst. They first tried to claim that it was not normal wear and tear and didn't want to pay claim. We got that cleared up with a second opinion from another company they sent out. Now mind you this has been going on since Dec. 16th. It's now Jan. 10th. No running water. My family is in a hotel at a rate of $209.00 night. The technician from second company comes back to fix the line and ended up flooding my home because he cracked the water line in my other bathroom. These jokers tell me they will not cover the new leak that their contractors created. They tell me I have to pay a $350 out of pocket cost.
I have to say no one should ever use this company. To all my veterans and active duty brothers and sisters stay away from this company. Do not do business with them. Spread the word. They have no honor and will cheat veterans and anyone else. The company customer service is the worst. Apparently it's outsourced to another country and there's a bit of a language barrier that doesn't make it easier. These people do not care about their customers.

Some parts on the furnace were worn out and NOVA-HVAC was the first contractor that came in. They were supposed to do the maintenance but they couldn't do it because they needed a part. The second people who came were the ones who repaired it. The customer service was good and the only thing that I didn't enjoy was that we needed the part and we had to wait a week or two. It was cold in the winter so it was very frustrating. But they said it was something about the part not being available and we finally got it done. American Home Shield is essential for the home. I usually call or go online when requesting for service. The first request I made was online and it was quick so I appreciate that.

I enjoy AHS. They're usually very responsive. They sometimes are a little slow at responding, though. I have a townhouse. The air conditioning unit is on the roof. With it being on the roof, they have a hard time finding somebody that will come and do the air conditioning service without me having to pay an additional anywhere from 165 to $250, in addition to the $100 that I already pay. I don't think that's fair.
If I'm paying my monthly installment, which I do, ‘cause it comes directly out of my check and I'm paying the $100 deductible that's expected, then I shouldn't have to pay that additional cost of that ladder for somebody to get on the roof. It’s their responsibility to find someone who can do the job without me having to pay that additional cost. I had paid this high. Sometime this summer, I paid as much as 300 and some dollars. That is definitely not fair to me as a consumer to have to pay that additional cost.
I have two contracts with AHS. I have one at my house in DC, and I have one at my home in Maryland. I've had no issues with the one in Maryland. I call. I pay my $100 deductible. They’re there. They do what they need to do. But we have had a case in the DC property where it took us almost more than six months before we were able to get them to fix the refrigerator. Then they authorized me to go and buy a little refrigerator until they got the big one fixed. Then it took me almost another six months to get reimbursed for my $75.

The dishwasher wasn't working like it was supposed to. The repairman came by and looked at it and saw what was wrong with it. He told me that they couldn't get the part and he would have to submit it to the warranty company. I got an email from American Home Shield that was like, "Let's go shopping," because the part was obsolete and they couldn't get it until they picked a GE front control dishwasher for me to look at. We went through the changes of looking at it. We ordered it and it was supposed to have been delivered on the 27th of December and installed. Then I got information from the installer that it was damaged in shipment and they had to reorder it and wait on the replacement. So, I called an installer and they finally told me yesterday that they had to wait to get a replacement from the warranty company.
My best thing to do is call my warranty company to find out what was going on. I did that and the gentleman called Washburn and talked to them and he told me, "Okay, everything's in the making and everything will be taken care of." He said I should be hearing from Washburn within the next five days on when the repair was going to be done. So, Washburn called me yesterday and told me that everything would go in the making and they're waiting on the machine to come into the warehouse, and they will let me know the day that they receive and set up an appointment to install it. The rep also said it'd be four to five days before I get a response from them again.
American Home Shield was right on top of everything. It's just that the part was slow or there is something happening in between the reordering of the machine getting installed. I'm still satisfied with American Home Shield. If an appliance goes out, all I need to do is call them and tell them what's going on, and they'll set up an appointment for me to have a repairman to come by. Everything is up to par with me. I like the way their system is set up.

We had a pipe that was leaking in the basement coming from the shower and it took almost two weeks for the tech to come out because of scheduling with our time. But when he came in, he did the job quickly. He went and got the part that was needed. It was pretty efficient and complete. I liked that he was safe enough to wear a mask and he put some plastic over his shoes so he wouldn't bring any dirt in the house. So, that was appreciated. We also put in a claim with AHS for a leaky roof and it hasn't been assigned to anyone. I'm assuming there's isn't anyone in the area but I haven't received any communication. If the issue is that they haven't been able to contact the company, then they should at least send an email that says they're working on it and let us know what's going on.

I've always felt good about American Home Shield. But there I had issues that I thought had been resolved. Roughly a month back, I had a conversation with a supervisor because I had been double-charged for a service and I was told they'd make it good. They said that on my next service call, I wouldn't have to pay. But then, I've been getting emails that I owed money for the past service call and an electrician to come out. I also got a letter in the mail saying that I owe $75. Aside from that, when I recently moved, I cancelled my service at my home in New Mexico. At that time, I told AHS I would resume my coverage when I found a home in Virginia, so I was still billed for that. In the last conversation I had, they said that they'd forego a month. But it turned out that I was paying for two homes and that was an error.
I called today to get those issues cleared up and the very helpful young lady I spoke to said that there was a notation that I wouldn't be charged for the last service call. She told me to just disregard the $75. But when I asked her to check if I was given a month's premium with no charge, she said she couldn't see that in my record. Other than that, I've had AHS for years and this is the first time I've had issues. They should live up to what they said they would do in terms of recourse and there's something going on communication-wise with their technology.

We had another issue where we had leakage in the basement. The plumber came out and said he wouldn't tear off the wall. He said we had to do it because it wasn't covered. And we would have to take pictures because there's a crack in one of the pipes. I'm frustrated, and I'm iffy about American Home Shield.
