    We pay our home warranty to get things fixed, but a lot of stuff are not covered completely. I had to replace my water tank on my rental house. They replaced the water tank, but they wouldn't replace the piping and stuff like that. Not everything is covered, so I still ended up paying 620. I always call the 1-800 number when I file a claim to AHS, and sometimes, their customer service reps don't know what they're talking about. I was like, “Okay. I already approved that I'm gonna pay the 620. Now what's happening? How are you guys gonna handle it?” Then I had to explain to them again and again what was going on, but that's understandable since I get a different person every time.

    I had a claim for a heating repair in my house. It looked like it was the thermostat. That was covered. I just wanted a better thermostat, so I paid the difference. If I would have gotten the cheapest one, it would have been no charge. The tech was very nice. I really liked him. He came last year, too. He was very quick and honest.

    I needed a plumber for the faucet. The handle had stripped. I was unable to turn my shower off. So, the plumber had to come out and replace the handle piece that’s behind the handle. The handle had been malfunctioning for the two years I've lived here and I didn't really know that. It was so hard to turn. I thought that was just how it was. But now, we are able to turn it on and off, and it's amazing. My eight-year-old is able to turn it on and off.

    I did the claim through my online account with American Home Shield. I like the website. It's very user-friendly. I was given an email of what company was coming. They called and made an appointment, sent an appointment verification and then they notified me of when someone was gonna be contacting me and who it was. The person who came was great. He was quick. He came over early, fixed it within 30 minutes and told me what was wrong with it, and showed me what he fixed.

    The showerhead continued to leak and the outside water bib leaks from the top when it was turned on. The water heater was the most serious thing as the pilot light would not stay lit when the gas was turned on. Bill from Water and Drain Works came and fixed all these problems. He was very professional. On the showerhead, he replaced something on the handle itself and he removed the knob. Then when he was outside, he replaced the hose bib itself and said that it was the cause of the leak. On the heater, he said there was a tiny glass vial there and showed it to me. It took a while for the part to come in and I was expecting it to arrive at home but they sent it to his office. But he came on the same day he received it and replaced it.

    Other than that, there was a tech with whom I was really disappointed in. AHS sent me a text message asking for my opinion about the performance and I didn't want to be one of those people who just complained. But a year and a half ago, we had an issue with our air conditioning and it was summertime. As the air conditioning goes, it's not an evaporator system. It's a real AC and it would drip. It damaged my laminate flooring and I didn't realize it was dripping until I was walking the laminate flooring and it was buckled. I then traced the leak into my air conditioning system. So, I called AHS and made a claim. They sent somebody who looked into it and said that all I had todo was replace the filter regularly, which I did. Then he went outside to the AC unit and said that it needed Freon. So, he pumped his Freon and he charged me over $200 for that.

    Then he said there was nothing they could do about it. He told me to the AC run on fan, then it should cure it. But that did not solve the problem at all and as a result, we had no AC for the summer because every time I turned on the AC, it would drip. I had to rig a system to catch the water and drain it out into a pan, then pull it out from the bottom and throw it into the sink. But I didn't want to call another service as it would cost me another $75 and solve nothing. That tech even said that even if he called AHS about it, they were not going to fix it and just tell me that there was a part bad. He said I might as well replace it in my own and that really ticked me off.

    When the next summer rolled in. I decided that I could not do that again to my family. It was so hot and my children were hurting. So, I went in there and opened up the system. That guy could have done the same thing and he could have removed some plates covers. He would have seen that there was a channel underneath that captures the water because it comes in condensation like normal. And that channel will allow the water to drip into the hole into the ground that's built into it as designed. But at that time, that channel was full of debris and all he had to do was remove that, or educate me to do that. But he didn't even take the time to look into the problem in the AC system itself. All he concentrated on was outside.

    So I learned my lesson about that. If I have an AC problem, I will never go to that company again. Despite what happened, I did not call American Home Shield. But it really left a bitter taste in my mouth about that kind of service. Aside from that, right now, I now have to rip and re-install my laminate flooring, which took a lot of time on my part to install.

    AMP came out and fixed the unit. But then a day later, it went out again. It's still out. I'm waiting for them to come out. They were booked up Monday and Tuesday. Wednesday, they knew that it was going to be really bad weather. So they used that as a washout day to let the weather come in, do its thing. Then the streets are gonna be bad. They said, if somebody canceled, they're going to get me in on Thursday. But if not, they got me scheduled for Friday. AHS has pretty good deals. They explained to me that I could add another appliance. I said, "Won't that be another charge?" The rep said, "No. You can add up to three appliances on under one charge." I also don't mind the premium that I have to pay $50 a month. But, what I'm scared about is that they're going to do to me what they did to my mom and dad. It went from 50 and then out of nowhere shot up to like 150. They had to fight with them to get an understanding. For me, if it gets like that, I'll just switch.

    My daughters broke the handle off of my stove and I submitted the request through the internet. I didn't hear back right away from American Home Shield or A and K Appliance Repair but they called in the next day and scheduled an appointment. They came out the following day so, it was a quick turnaround time. The tech taped the handle up so I could still use it at least. Then, he ordered the part. It came in about a week later and he fixed it.

    My garbage disposal went bad and I had a bad faucet. American Home Shield's claim process worked out fine. A tech came out and found out what my problem was. He had to order a new disposal.     We stuck with American Home Shield because they are a good company even though sometimes, it takes a bit longer to get service because of the procedure. Other than that, we were generally happy. In the few months, we had a great service coming from Post Plumbing and very bad service coming from All American. We filed a claim in December and we filed that twice. Once was for stoppage and one was for leaks. The leak still has not been resolved. It was transferred from All American to Post.

    The guy from All American thought that he had to cut through a support beam in order to fix the issue. When we filed the second claim, we were told that if it's justified, they won’t pay for the second opinion about the same leak. A guy from Post Plumbing came and he said he could fix the issue. Since then, we haven't heard from the insurance company or from Post about that. The lady from Post said that she's working with them, but it was never finalized.

    We have a two-story home and we have two sinks up on the second floor by the bedroom. We cannot use the sinks since the middle of December. If we do, it would leak to the second floor. The pipe is exposed but there's no resolution to that thing. We're in limbo and it’s a little upsetting. Other than that, the service is usually okay. We had a water heater that had to be replaced. The insurance company did it very quickly and Post came over very quickly as well. I appreciate Post.

    My refrigerator was leaking and the contractor came out and addressed the issue. They said that I should have taken everything out of my refrigerator and let it off because it was frozen, but since they came here, I haven't had any issues with leaking. During the claims process, I logged into my account, selected the appliance and the issue, paid my deductible and American Home Shield put in the work order quickly. Within 24 hours, I had a phone call from the company that was coming. The contractor was here on time. AHS has a great service and it was a good experience in general. In the past, when I didn’t have this, you have to deal with a handyman and get them scheduled out here. You practically take all the risks and pay for all the costs. This is my first time having a home warranty and I would recommend it to any homeowner as well as to friends and family.

    The repairman said that the way my heater was wired, it was incorrect. He said that that was the reason why the heater went out. He tried to fix it without making any changes to the breaker box but it didn't work. The heater kept going out again. He recommended that we have the breaker box taken care of. I scheduled for him to come back and do it again to fix it. He did a good job and had a great personality.

    The only issue I had is American Home Shield not changing my address initially when I had created the account with them. I contacted them so they could change the address and the representative told me that he had done it. But when I called them to schedule the appointment for the heater, my address still hadn't been changed. The representative, when we were needing service, said, “Either we can send someone out, but they’ll be going to the wrong address, or we can change your address,” which would take a while to go through. I was letting her know that I called a month ago and needed service this time since it was getting cold out and we needed our heater. She said, "We'll just do it for you. We'll still send them out and let them know what the address is.”

    Aurora Appliance Repair was great. I had a problem with the microwave. When we shut the door, the switches weren't working. It would go off and on, off and on. They came over then replaced the switches. They found out there was another issue and had to replace the door. They had to order a new door. When they got the new door in, that didn't work either. So the tech from Aurora Appliance Repair recommend they replace the unit and that's where we are right now. I'm waiting to hear from them. I talked to American Home Shield last Thursday, and a gal said we should be hearing something in the next week.

    I've been very happy with American Home Shield. We've used them several times over the past four years and they've taken care of everything. There was one company that came in that was not very pleasant. I gave them a poor review for that guy and told them I didn't want to see him back at my house. We've never seen that company come back.

    We can put any problem we can have and AHS will try to do their best and fast as they can, and we'll get peace of mind. We can just call them, pay the $100, and make sure that something’s gonna happen, either they're going to fix it or change equipment.     Ready Service came out for our water heater recently. When the tech came out to assess it, he went overboard with what was wrong with it, what needed to be repaired. American Home Shield denied the claim because they wanted us to pay over two grand to have it. They wouldn't replace this water heater. American Home Shield suggested we have somebody else look at it and see what they suggested. So, it took another three weeks. The next company that came out said it just needed to be replaced and that was it. American Home Shield said that they would replace it. We got it done, taken care of, and everything's fine now. I like AHS a lot. We used them twice. But, I don't really like the way they did this last time. It felt like we were being scammed by the company that they sent out to us because they ran the bill up so high trying to get us to pay. But AHS took care of it. So, that was the nice part about it.

    There was a leak in the laundry and it was backing out of the laundry area where the water went in. The gentleman was in like a week, and he flushed all the systems. On his way out, he said, “You have 30 days in case it happens again.” But I haven't had any trouble since. I had trouble at first with the electrical, and I had an electrical fee to have the guy come out but he just stood me up. After that, I've had no trouble. All the other repairs were wonderful. I've always loved American Home Shield. I sell it as a broker, and I know the guys in the office are all super. I love that one gal. They've been good. It's a deal to use them to do your system so you don't have to replace it.

    A valve was not operating automatically like it should as it was not letting the water circulate correctly. I made a claim on the website of AHS and it was great. Then, I got a text message telling me about the name of the company they'd be sending out. The very next day, I got a phone call from the office of the contractor and they got the claim. They dispatched it the next day and the tech came when he said he would. He identified exactly what needed to be ordered and temporarily did something to make the valve work until it was fixed. He said he had to submit the claim back to AHS to get approved then he ordered the part. He was back in two days and the issue had been resolved ever since.

    I opened a claim on 1/17/22 as the furnace went out in my house. (This is in OHIO, it is COLD.) Their tech took days to show up. He said I needed a new blower motor. Days pass, no update, no order number for the motor, no ETA whatsoever. I have placed dozens of calls to this company and continue to go around and around. 11 days pass, so I hire another HVAC company to evaluate (out of my own pocket). They arrive in 90 minutes, diagnose the problem and send me a picture. I need a new furnace. He says that if we were to turn this one on, it would leak carbon monoxide (the silent killer) into the house and possibly cause a fire due to a hole in the side of the heat exchanger. He quotes me $3,500 for a new furnace, 10-year warranty, installed in 48 hours. AHS says they'll only replace the blower motor as that's what their tech said. (Cash payout $295.) I argue and finally they agree to dispatch him again. Another 2-day wait.

    He finally does a thorough inspection (as he should have the first time) and finds the safety concerns of my second tech. "Wow, you need a new furnace. I'm going to shut off the gas to it as a safety precaution so no one tries to start it again." ARE YOU KIDDING ME??? Two more days pass and AHS finally has a cash out number. They'll give me $595 for a new furnace and for all the trouble a concession of another $500. So, all said, AHS will give me a check for $1095 on a $3,500 repair bill - despite putting my family's life in danger due to their negligence. You cannot reach anyone of substance at this company for complaint.

    I emailed the CEO (Rex Tibbens) and SVP of Customer Experience (Scott Brown) at FrontDoor (the parent company of AHS) and have had no response to date. (1/31/22) I also still have no heat. I have contracted with a different company to handle the new furnace. There is no way I would let AHS be in control of anything that goes into my house since they are extremely negligent in their service. Ironically, Consumer Affairs (this company) has apparently rated them "Best Overall" as posted on ahs.com.

    Our furnace went down, so I contacted American Home Shield (AHS), and they sent a company to look at it. Bad heat exchanger, needed a whole new furnace. Important to note - I am a contractor (>25 years) myself. This was a garden variety furnace replacement. Taking a 22 year old unit out & putting a new one in. Everything needed existed. Power, drain, flue, gas supply. I was told I would have $2500 in out of pocket costs - due to installation "modifications". Utter. Insanity.

    The power/switch reached the new unit perfectly. The gas line needed 2 fittings and an extension. The flue and drains, same thing, a handful of fittings. The company that installed it noted it was less than $50 in parts and less than an hour of labor. That said - I would have understood having to pay for an add on plenum, (because new furnaces are shorter) - but even that is only $200-300 - at best.

    On principle alone I decided to not use their contractor, and asked for the cashout option... to be given the funding to replace the furnace... Yes, it gets better... They tell me that their cost to replace the furnace would have been $580.... They said that's what they buy them for. I received no response when I asked about the labor portion of the replacement. I sent them the invoice I just received from the HVAC contractor. They told me - it's not a paid invoice, so they won't send the funds... So even this part of it is painful. This will be my first claim, and my last renewal.

    The service fee has gone up so much. From $50 to 75, now it's 100. Also, the premium is quite high now. So many companies offer a lot cheaper than American Home Shield right now. So it is very tempting. But when the bathroom toilet tank leaked, I went to the internet and 1, 2, 3, that was it. Everything was very easy. When the tech came, he just changed one of the parts. He put it out and put the new one back in. I was very happy. It took less than 10 minutes.

    We had an electrical outlet that wasn't working properly. We couldn't get the power to come back on to it. It turned out that our breaker needed to be pushed. AHS sent me a text message saying that I would hear a response from the company. And I got a phone call from the company the next day. It took two days for them to get out to us. Apparently, I didn't push the breaker switches back over far enough when I double checked.

    My toilet didn't flush. The handle broke. The plumber called before he got here and was very personable. Then he came and replaced the parts to that. I'm happy this time around. I just wish there's no deductible as I'm already paying AHS every month.

    The lady said that the techs were going to be here between 8:00 to 12:00 but they were here at 7:25, which was magnificent. They did a lot of testing on the hot water heater and they noticed that the thermostat was going out, so they changed it. They told me everything that they were going to do and finished within 30 minutes. The process with American Home Shield was great. AHS is not a bad thing to have. It's always great and everything's low. Hot water heaters are expensive and the only thing I had to pay for was a $100 fee, which was the service fee. But other than that, I would have to pay out of pocket. Another lady had called to see if I wanted to upgrade to the next step of homeowners insurance. I took that only because she gave a great point on if my air condition goes out and something costs a lot of money per pound, along with the roofing. It was cheap so I went for it.

It's a company that had come out at least once on a claim and they always did what was needed. They even did a little more than I thought.     The people AHS has sent out have always been great and they know what they're doing. That's the main reason I switched to AHS -- the availability of their service men. My washing machine wasn't spinning properly and the tech from Sears checked it all out. He said it was just that it was not loaded enough. It was imbalanced. It still doesn't spin properly a little bit, but it's better so it's okay.

    I called AHS up and told them I had a problem with my washing machine and the dryer. With the dryer, they checked it out. They changed the timer on it. Then the washing machine, they said there's something wrong with it. They came back and said, “We’ll replace the washing machine.” They took care of that. The AHS rep was really nice to me. The rep took care of me well. They have great customer service. But the first contractor they sent was garbage. He took almost two weeks to come out. And then I pestered AHS until finally, they sent the other contractor out.

    American Home Shield is good. But I'm going to give them up. I'm gonna cancel their contract because they've been charging me more money every month. And I don't like the idea. They started off with $28. Now I'm at 41. If they're not notifying me of their ways and how they're charging me, that aggravates me. They should have a little bit more communication as far as the situation. I like to see what's going on in there.

    When we first got AHS, getting a contractor was kind of difficult. They didn't have a lot of local ones in our area. But after the first year, they picked up and got better contractors. The very first time that we had the AC heat worked on a couple of years ago, they sent out a repair person that had no clue what he was doing. He came out two times and kept doing the same thing over again and it kept going out the next day. AHS sent out a different contractor and then reimbursed us for the first contractor. They said, "We're sorry. If the contractor can't fix it, then we're not going to bill you for it."

    Our unit is 16 years old. It's got to have constant attention to keep it going. When the circuit board burned out on it and it burned out one of the breakers in our house, they sent out not only the AC and heating unit, they also sent an electrician, and it was all covered under the one incident. In our recent heating claim, Ohona was sent out. The way that AC and heating work together is it displaces the temperature, and so, the outside unit kicks on in order to help with the heating system. When the fan went out on the outside unit, it didn't produce any heat. Ohona was great and one of the better ones we've seen.

    Last year, the stove issue was aggravating. The one that I was gonna get was always on backorder and then I had to settle for a check. But AHS does things differently now. We had several things go out at the same time. We had the issue with our heat, which they got somebody out quickly. Then we had our refrigerator go out, which they gave us $1,900 credit to Lowe's.     The contractor was really nice. They were scheduled on time and they did the job. They let me know they had to order the part in order for them to continue to finish the work. When the part came in, they reminded me that the part was in and they were going to be scheduled to come and finish doing the job and they did.

    Some of the people with American Home Shield are okay and some have a little nasty attitude. I tried explaining to them that I have two different contracts and two different addresses. It's always a problem with my payment and they can't find it. It's really a mess when it comes to AHS because they're not explaining where my payment is going when there are two different locations. When I call them to find out or do my payment, nobody knows anything. But when they send somebody out to do work, it's fine. I would recommend AHS but the employees there have to be on the same page.

    When I shower, there’s a leak in the bathtub. It dripped through the garage ceiling. And for a long time, I thought it was the freezer because I have it in the garage sitting right underneath the leak. When I saw the water, I thought the freezer was going bad. I was surprised American Home Shield got back with me so quickly. Using the phone, there was a little problem because AHS kept saying that my name, contract number, or phone number did not match.     I had a contractor come out back in June for my AC. The guy said that it was working. But the issue was intermittent. So if a guy comes and it's working, then there’s really nothing you can do as a homeowner or a maintenance guy. You got to call them when it's broken. Fast forward to October, the same issue came on. The upstairs air conditioner was not running.

    American Home Shield sent the guy out here and he said that as soon as he went up there and touched the wire, the unit came on. He told me I had an electrical problem. He said they would dispatch it over to the electrical guy and then I would be taken care of. But the electrical guy never showed up. So I'm trying to call this Xtreme Heating & Air back but nothing. I decided to call American Home Shield back and told them what happened. They tried to call Xtreme Heating & Air themselves but they couldn't get ahold of them. So they put the ticket back in with Xtreme Heating & Air. When they got that ticket notification from American Home Shield, they notified me right away, saying, “Hey, we got an appointment with you.” Then they came out again and I told them what happened.

    I told them that the AC was temporarily working. The tech said, “Well, there's no need for me to look. I need an electrician.” I told him, “I thought you told me last time the electrician was on you.” Then he told me that the process was they hand it over to American Home Shield. Then American Home Shield was supposed to dispatch the next wave of expertise.

    October, November, December, and January went by. Then I had a guy call me out of the blue two days ago. He said he was an electrician and that he got a ticket with us. I told him it must be an old ticket and then I gave him the scenario. He said, “Hey, I tell you what. I'll be out there in 20 minutes.” So the guy came out and went up in the attic. As soon as he got there, he touched the wire and it shut off for me. He said he knew what the problem was and fixed it. Then he came down and said, “Hey, whoever was here last who identified it must have just touched it just right, because your switch was cracked in that.” He replaced that switch and then it continued to work. Everything has worked so far. There just seemed like a lot of miscommunication problems. But I blame that on the contractor itself.

    The contractor came a couple of days after I called. They said my air conditioning unit outside was okay. But it was not because it was noisy. They were here for 45 minutes. They tested it, thought it was okay, and went on their merry way. The tech said it's functioning and it's supposed to make noise. But the noise it makes is over and above what it's supposed to make. So I'm just waiting for it to fall apart then I'll call American Home Shield again, tell them it fell apart. But the tech was professional.     The wax seal on the toilet gaskets was messed up. So the contractor replaced that. Then I got an older shower system and they didn’t have the part. But they were able to find it. They came back a week and a half later to put it in. So they did pretty good by me. I don't have any hassle when I call American Home Shield. My only issue is that they’re taking a little longer than I would like. Sometimes it takes a week or a week and a half for somebody to get out here. Other than that, I have no issues as far as them responding to what I need to be done. They also take care of any follow up requests. Any issue I have, they fix it and be done with it.

    Universal 1 Repair came out when my washer broke. The tech did the diagnostics and told me what I was gonna need. He ordered the part and they said it would come in in 10 days. It came in 7 and the tech was out the next day. The guy was on time and he fixed it. He also gave me some proactive tips. But I have a problem with another incident. The basement faucet and the bathroom upstairs are leaking. When the contractor came out, they only did one and said the other was not on the work order. AHS said they were gonna review the phone messages and see if I said there were two leaks during the phone call but I never got a call back on that.

    The guy came out a second time and had to do a whole new $100 visit for the second leak. I was not happy with that. I made the order by phone so it wasn't my fault that this person on the phone didn't put it in for two. I went a month with leaks and I got charged another $100. I just let it go, though, even though I feel like maybe I should get the 100 back. Also, I feel like AHS should not charge the 100 until the job is done and the customer tells them it's done. They charge you the minute you put the call in and that’s terrible.

    Their website is very user-friendly. I just put in the appliance or issue and that's it. My water heater started leaking at 4:00 pm on Christmas Eve which was a Friday. I had a contractor contact me on Sunday. My complaint with them was that when they completed, they told me that I needed to set up an inspection with the county because the issue had to do with the gas line. And a month later, I got something in the mail with a building permit and a letter from them saying, “You need to contact the county.” So, I don't know if that's their job to set up a schedule. But as far as the service, they did a really good job and they did it within three days.

    I've used AHS for air conditioning, my garage door, and my water heater. With them, I don't have to find a vendor. I've been very pleased with the service of every contractor that they've sent out. They are extremely professional and very nice and personable. If I did not have the home warranty, I don't even know where I would start trying to find somebody to give me an estimate to come out and fix the water heater. I have a fairly large home and the appliances are 20 or some years old. AHS helps me address issues really fast.

    The one thing that a new client may not understand is that when something breaks, you don't get an automatic replacement. This is not against AHS at all, but the goal is to fix an appliance, not replace it. So, there may be a little back and forth before AHS says, “Yeah. It has to be replaced.” Some items are quicker than others. With the water heater leaking though, there was no fixing it. Also, the replacement you get isn't top of the line. But you can negotiate to cash in on the replacement and do an upgrade yourself. I've found my experience with them very positive and I will continue to keep my policy.

    Since we signed up with American Home Shield, I've had multiple claims on appliances and they've always taken care of it. For the money that it cost me, it's a good investment. We had an issue with the clothes dryer not long ago and the contractor fixed it. But then it quit working again. So I submitted another claim, and American Home Shield sent a different contractor out and fixed the different problem on it. We submitted that claim on January 4 and then they fixed it last Friday when they finally got the parts in and got over here to fix it.

    I questioned American Home Shield on this particular call because there's a place 20 miles away from us that normally works on our appliances that they use. But they didn't use them this time. So I asked American Home Shield why they were using somebody from a town farther away. They told me that that contractor had told them that they were too busy to take any more calls. But everybody American Home Shield sent out here has all been good. They've been real professional and good to work with.

    I like the convenience of having AHS. When I had a damaged valve on a toilet, the claims process was smooth. I filed a claim on my phone then the contractor called the next day and sent someone out to repair it. So far, I've had mixed results with different claims. But recently, the technicians have been very good. AHS has been reasonable as well and in general, you get a decent benefit for what you pay for if you have an older home. They don't cover a ton though and if you have higher-end nicer appliances, you may want to look at other plans.

    It was great when we first got AHS, but lately, it's been terrible. We have a claim in. The claim has been in for almost a month. They put us with this vendor that is playing games. The claim has been closed several times by the vendor but the job wasn't done. He's made appointments, but then he's telling American Home Shield that the parts aren't in. So, then, why is he making appointments to come and waste our time even more?

    American Home Shield isn't doing anything about it. They said, "Okay, we'll expedite it, and call the vendor back." I said, "For what? I don't understand. Can we get another vendor so that we can get our problem fixed?" The first time, it took him a week. Our shower was pouring water, he did nothing for a week. Then, we called American Home Shield back, and they expedited again and sent him out and he changed the washers. It slowed down the leak, but the problem was not fixed. He told us that we needed new stems, but the stems haven't been fixed. We also had a problem with the garbage disposal. It was leaking, and nothing's been done about that at all. We just keep getting stuck in this circle with the same vendor that's not doing anything. AHS was like, "We're sorry." Okay, that's great. Sorry is good, but what's the solution? Can I get a solution? I'm all about solutions and they haven't been doing that.

    It was pleasant with the repairman. He came, diagnosed the issues with our furnace and took care of the repair. He was a good guy. The issue was more or less the setup and the processing of the claim. I live in Michigan and we're in the middle of winter. The furnace went out, and we didn't have heat. I have two children. There was urgency there within American Home Shield to get someone to my doorstep but it took them two days. It was very upsetting to me. I had a contractor available that I contact on my own that was willing to come do the work but we both knew American Home Shield doesn't wanna do that because they wanna be able to control the contractor and pay who they want to. I had to call three separate times that day. I was dealing with people on the West Coast, and they don't give a crap about Michigan and the fact that it's 20 degrees out and it’s 70 where they are.

    I have this warranty company, and I'm paying them every month. They got no issue taking that money but when I need someone here and wanna take advantage of the program that I have, it takes them two days to get someone out here while they keep telling me that they have 150 people at their disposal. I'm one person, and I called three HVACs. I was able to get one out of three to answer my call and be there. We had another claim for the refrigerator and that was handled. I'm probably awash from what I paid into the program versus what saved me when they came out and took care of that. But this was a huge eye opener for me. I'm gonna probably reevaluate if we’re gonna continue with American Home Shield or not.

    All American Cooling did what they were supposed to do and then they left right after that, except that I had a couple of issues since. The safety valve started leaking right after they left. They came back a second time to replace the safety valve. They had to drain the whole boiler again. Then now, the safety valve is still leaking. It looks like the expansion tank may need to be replaced. They're supposed to be coming out for that. But AHS has been fine, so far.

    The last time I put in a claim was for the air condition and it still has not been fixed. For some reason, American Home Shield went in and marked it as completed, even though it was not complete. One of the most frustrating things about the experience is that the lady who called me barely speaks English and I could not understand a word that she was saying. She kept saying they need access and I didn't know what it meant. She got frustrated with me and was like, "They'll call you," and then just hung up the phone. It was the most unprofessional thing I've ever experienced.

    Another man called back and he was also very hard to understand, although I could understand him moderately. He didn't give me a resolution. What he told me is that "they need access" meant they didn't have a ladder that's tall enough to get to the air condition unit. I don't think that that's accurate and I don't trust his advice. I think what they mean by access is that I'm going to have to pay for them to tear up my floor. He told me to just go pay for my own contractor and then submit an invoice.

    My furnace was acting a little weird. I put in a service request with AHS and Bast Heating & Cooling came out. The tech went back to the furnace and then he broke it. It broke apart. I don't think he ever shut it down at the fuse box. He told me the part will be in in three to five days. I said, “Okay. I’m without heat. No worry. But that's fine.” He left and I went to get my son at work and I come home and the house was full of smoke and the furnace was so hot, I couldn't even touch it. I had to hurry up and run and shut this fuse off at the fuse box. I had to call the fire department and the police because it was so hot that the filter was melting down inside of it.

    They came and they shut it down. They secured the furnace. I called the contractor, the Bast people. I was discussing with him and I even told him I don't think he ever shut it down. He said he would have had to or he would have got electrocuted. I said, “Then why didn’t he turn it back on when he left?” which doesn’t make sense. He said, “My technician turned it on before he left in case you want to use the fan.” I'm trying to get in contact with American Home Shield over this matter. I've called them plenty of times and they told me they would get back to me in 24 hours. But no phone call back.

    My garbage disposal was broken. I called American Home Shield, and they gave me the phone number of the people who would be coming out. They put in a new garbage disposal. Then I had a leak and they had to come back and they fixed it. I filed three claims to AHS and the one I was very dissatisfied with was the microwave claim because they said they couldn't fix it. I called for a second opinion on the microwave, and they said, "Yeah. Absolutely. This happens all the time. No problem." So, I was not happy with that at all. They gave me the opportunity to get a second opinion and they said they wouldn't charge me. I haven't seen any bill yet. So, I'm just hoping they haven't charged me for the second guy to come out and talk to me about the microwave.

    I had the first contractor they sent come out and look at the refrigerator and the microwave. He told me nothing is under my warranty. I was upset. He said that my microwave was broken because I forced it, which I did not. So, I wasn't happy with the contractor they sent out. He lives like an hour and a half away from me. He wasn't even close to me. He had to come all that way. He just seemed annoyed and just told me nothing is under my contract.

    Also, one time, I had a really bad experience with someone who answered the phone to take my claim when she told me a completely wrong information, and she would not let me speak to a supervisor or the other department. She was horrible. I just got completely worked up with her. I called later in the day and the person that answered was really nice, but they had no notes of me calling in a few hours earlier.

    We had no problem with AHS when we had our washer and dryer problems before but our water heater claim has been a nightmare. We put the claim in and they told my wife it's gonna be $120 for the service calls. They sent Patriot Plumbing and they said they would cover the removal and installation of the new water heater. But most of this is not true. Patriot Plumbing said they have to do modifications. I paid the 125 service fee for the guy to come out to take a picture and leave. Then, they called us back saying we need a pan and we got to do fabrication. Our bill shot up to $250 on top of the 125. That's what got us irritated. Also, AHS said they were out of it. It was between us and Patriot Plumbing to work that part of it out and there's nothing else they can do on their side. They should have done the installation and the installation should have been covered.

    Most of the time when I call AHS, they're so busy. So, I just go online and put the order in. 10 minutes later, they text me back saying, “We just received your order. We send this technician out. Here’s their number. You can contact them or wait till they contact you.” Having a home warranty is great when something breaks. Two years ago, the heating and cooling went out during the wintertime and AHS had somebody fix it.

    A couple of weeks ago, my heating unit went out and AHS sent somebody to fix it too. Best Care, the contractor, did an excellent job. They explained to me what was going on and cleaned up their mess. I recommend Best Care to anybody. AHS is an excellent company. I wish they keep Best Care.

    So far, I had two situations happen consecutively and one of them’s fixed. With the other one, I'm waiting for a washer. I'm just waiting to find out the status. Other than that, the guy that was sent out here was wonderful. When he came in, he introduced himself and he was very kind and non- threatening. He put on covers for his shoes. He asked me some questions, was very thorough, knew exactly what was going on with the two issues and kept me abreast of what was going on and what needed to be done.

    When the guy came for the washer, he told me that someone will contact me from American Home Shield about the washer because it would have to be replaced. I just don't know if I should expect a phone call or an email. I don't check my email. I did reach back out to the guy. I texted him. He said, “Please check your email. They should have sent you an email.” So, that was when I realized that the link to choosing the replacement washer was there. Then I did receive an email that said the projected replacement date was January 28th. I was like, “Man, you guys are fast.”

    I did end up having to call three different numbers to find out because I didn’t have any answer about when it was going to come. I have the email that said the delivery date was the 28th, but when I go into the tracking, it doesn't even say that that was ordered. I called three times to American Home Shield. On the final one, they gave me the delivery company information. I called them. They said that they had no record of having received it yet for delivery. So, I'm still confused. I was gonna call back again to find out on why I had the email thing on the delivery date.

    I've had a contractor come out a few times and AHS was really timely in getting people to come out. The $100 deductible was fair for the work that was done. So overall, I'm pretty happy. I just use the AHS website and put down what I want. Then I get a call back within 24 to 48 hours pretty consistently. The contractors have been really good.

    We woke up one morning and there was no heat in the house so we called American Home Shield. They assigned someone and he came out the same day and fixed the heat pump. It was wonderful. I have a house in Texas with American Home Shield as well and I do my claim online for that. I had one bad experience with a contractor. I had a claim for a refrigerator and that took them almost three weeks as they were waiting on parts. They came, looked at the refrigerator, did something then left. They didn't say what was going on and just that the refrigerator needed parts. They didn't keep me informed as to how long it was going to be and I didn't appreciate that. That aside, having a home warranty is about saving money. I pay $70 a month for my plan in Texas while my husband pays for this house. In the case of my claim for the refrigerator, it cost me $75 when it could have been way more than that.

I had to call them and inquire about it. They kept reaching out to the same person who they couldn't get in touch with. So the electrical problem never got resolved.     AHS has always been extremely fast at replying and getting someone in contact with me to come out. Recently, my sink was backing up. I got someone out the same day. They also resolved it that day. However, when I had them rekey my house, that wasn't so great. The guy came from Kansas City, which is 45 miles away. Then he told me that he didn't have the correct tools to be able to rekey my door so that they all matched. Now, I have two keys for my house because he couldn't redo one of my doors. I did the scheduling online with American Home Shield but I spoke to the reps too and they were very receptive and what I would expect. I was told that the repair guy was going to contact me when he was on his way, and as promised, he did by a text message. I missed their call so I called back and I was told by the receptionist not to worry and that they just wanted me to know that he was on his way.     It was the second time my heater was broken and there was great follow through on the HVAC guys we had. There's an HVAC guy here that's amazing. It's really hard in a border town to find that. I asked the warranty specialist if it was possible for me to get him and she worked it out. He troubleshot and saw that it was an electrical issue as well as the HVAC. Galvan Electric came out came out to replace the circuit breaker. It was the HVAC guy that said they are good so it was coordinated for me. The technician told me that he had to replace the circuit breaker with the same kind but there was a better brand.

    We had a claim for the washer and the guy that showed up knew nothing about what he was doing. He had no personal skills. We had two service guys here at the same time. I was upstairs with one, and my wife was down here with him. My wife turned the washer on and he said, "Oh, I don't hear no noise. I'm leaving." My wife said, "No, it's not draining." He wouldn't even look us in the eye. He was very introverted. It was weird. He said, "So, there's nothing I can do." Then finally, my wife said, "No, you're gonna talk to my husband."

    I came down from the other service person and it was a very awkward situation. He wouldn't touch the washer at all. He said, "Oh, we'll just have to put some parts on it and see if that fixes it here and there. We'll do that till we fix it. And it could take up to six weeks because of COVID." But I told him that I was not going six weeks without a washer. He never told us what was wrong with it. He said he had to talk to his senior technicians and then he left.

    We got a call a week later saying, "We need to schedule to send a senior technician out there to look at your washer." But I told them, "You're not wasting my time no more. We already went and bought a new washer because we weren't going to go six weeks." Then we called American Home Shield and we said, "We're not paying the service fee because we didn't have a service. Nothing came out. There was nothing. The guy came out, did absolutely nothing." We also asked to talk to the supervisor since they couldn't guarantee that we were not going to get charged a service fee, which we have already been charged for it. But they told us, "Well, a supervisor will have to call you back. We don't have access to a supervisor. It'll be 24 to 48 hours." But it's been two weeks now. So, I expect I'm not going to get a call. I'm very frustrated and American Home Shield will never get my business again after this year is up.

    The heat wouldn't stay going and would give out on us. When we were awake, we could feel it getting colder. We would turn the furnace off then back on and we were fine. But when it shut off during the night, we were waking up to 50, 55 degrees in the house. I asked for service on Friday and I was told techs would be here on Monday. There was somebody else who had a bigger emergency than I did. It wasn't a big deal. The tech who came was very nice and professional. He identified the problem quickly. He could have fixed it when he was here but he had to order a part. He came back when the part came in. The unit is great.

    But I still got a problem with the plumbing claim I had with American Home Shield. We had a leak in the crawlspace. When the Z Plumberz guy arrived, he indicated there was an access issue and that American Home was not going to cover it. That was my fault for taking him out of his word. I should have myself called American Home. I paid my 100 to American Home and I had to pay the plumber $650 because the access was not covered. When he finished up the job, he said, "By the way, now your faucets in the bathrooms aren't working, but it wasn't caused by anything I did." We had running water when he got here.

    I called the plumber's boss and two or three weeks later, he sent two other guys. They fixed the running water issue and they didn't charge me for that visit. They also explained that the first plumber had been let go because he caused more problems than he solved. When I mentioned the access problem to them, they said, "Access? We can't see that that would have been an issue."

    They put me in touch with the lady in their office that does the invoicing and human resources. I was told by an agent at American Home that they needed a more detailed invoice about what was done initially and somehow I would get my $650 back. She issued a new invoice but when I called American Home Shield, I was told that the issue was closed. At one point, Z Plumberz will be sending me the 650 back and American Home will be paying them whatever their negotiated rate is. But I had so much going on there for a while that I put it on the back burner. Now, I'm trying to address it for the last month and had been getting the runaround.

    I've had American Home Shield for a while. And I got them because I have always lived in apartments. If there's a problem, I don't know who to call for half the stuff, like if the refrigerator stopped working. They get ahold of whoever to fix it. But with the washing machine, the person that AHS told me to call's phone was disconnected. I couldn't get ahold of him. He gets so much business and he gets tired of answering his customers' calls so he just turns his phone off. So, I had to call another company in Texas and get them to reassign it to somebody else. There are four of us and no washing machine. And I have three girls, so we go through some clothes. It just made it take that much longer to get it fixed. It should have just been a one call, I submit the ticket or whatever, and it would be taken care of. But it was not like that.

    The AC leaks, it makes the ceiling all wet, and it's disgusting. The contractor came out and fixed it so that it's not leaking. The next thing we knew, it's leaking again. The contractor did fine. It's just a recurring issue. Nobody can fix it. They put a band aid on it and said, "Oh, it's all good." But I'm still having the same issue with the AC instead of just actually fixing the issue. All they did was clean it out and blew something down this pipe, so that the water would flow out again. But the pipe isn't at a right angle. So, it needs to be replaced. But nobody would replace the pipe. AHS said it's not covered with the warranty. But if that's the issue, shouldn't the warranty cover it? That's the whole point for the warranty. I'm very frustrated because it's ruining my ceiling, and they don't cover secondary damage. And it keeps happening every three to four months.

    It has been different companies, so it must be right that it's the policy of the insurance company that they wouldn't cover that. But if they knew that was the problem, it kept happening, why not fix the problem? It seems like I would end up paying more money, having them come out every three or four months than just going ahead and replacing the stupid pipe that runs outside to drain the water off that needs to be replaced.

However, I would have rather had the opportunity to talk to a live person instead of doing it all through the automated systems that American Home Shield has. It was easy to do but it didn't give me the information. I had to search to find out when this company was going to call me or do I call them. It wasn't forthcoming.

It was a pressure valve release that the tech said that was the issue and he fixed it immediately. They came out the same day as an expedited call, and they were able to take care of the issue.     The boiler had a hole in the piping and Farmington Heating & Metal Company came in. They fixed it and flushed the system out. They were very thorough and they cleaned it up even better than what they found it in. I wish I had known about home warranties before with previous homes that I've owned and that I was a little bit more educated. People see that it's a big payment but you can make monthly payments instead and it's still cheaper than if you have to replace a hot water heater. The hot water heater would be 900 but we use American Home Shield for $600 a year so we save money. It's a huge benefit. But I would like to see AHS add an extension of the home. When we bought the home, it has an in-ground pool and we've had some serious issues with it. I would like to see that being offered or have an additional charge to incorporate a warranty on the pool as well. Other than that, it's been a great experience.

    The dryer stopped spinning. GM Appliance Service told me the belt was loose or off. They put it back on and it’s working fine now. They came for the dishwasher first. They found a piece of glass somewhere in the tube. They showed me the piece of glass. It wouldn't drain and it wouldn't start. But it has been working fine since they left too.

    The website request of AHS is less cumbersome than calling in and talking to someone. It’s handy having that security if something does go wrong. Because the turnaround has been fast. I've never had to wait more than a day or two for someone to come out. However, I wonder if the deductible could be adjusted based on your problems. I don't know what it would have cost me to have someone do that without a warranty. But sometimes, the 75 is a little much, automatically, without knowing what the problem is.

    The siding of the refrigerator had a hole. The tray couldn’t stay on it and it was not replaceable. I had to call five times for AHS to get it resolved. Even the company said it needed to be replaced. But the company uploaded the information. They said they didn't see it. Finally, I had to be on the phone with the company with American Home Shield for them to realize the refrigerator really couldn't be fixed. I told them, if they didn't believe the company, come out and look for themselves, and then they finally replaced the refrigerator. Then on the other stuff, the company called me yesterday saying they got all the parts for the dishwasher.

    I pay 189 a month, just the service. I still have to pay $100 for someone to come out. AHS should make the package where if you wanna have service or not, everything should be included in one if you're paying such a high price. That's the only thing that they should do better. But other than that, it's okay ‘cause it covers a lot of things in the home.

We've had them do the garage, the washing machine, and the dryer. This time, we had them do a sink and that one took a long time. I was frustrated. But what happened was it hit right at that cold spell, so they had frozen pipes everywhere and blockages. I understood that. Other than that, having the warranty, I know I'm just gonna have to pay $100 -- unless there's something else not covered -- and it really saves me money. It might seem like a lot of money but if you have any of those guys come out, it's a fortune anyway.

    I had to call Top Notch back twice because the garbage disposal was broken and the very next day, it stopped coming on again. The same gentleman came back and after looking at some things, he said that it was not a plumbing issue. It was electrical. It was something with the breaker. So, he said that he would let American Home Shield know, and they will call me back to send a electrician out. They're supposed to come today.

    American Home Shield's claim process is unbelievably easy. You already know what the price point is going to be when you call. Sometimes I think, “Okay, 400 bucks for this issue. It's a bit much.” But then I look at other issues and it more than pays for itself. I had an electrical issue in my kitchen, and they fixed it for 100 bucks. There's no way I could have been able to get that done for 100 bucks without American Home Shield. Going through the process is great. When I call, they’re getting electricians, plumbers and roofing people out. They do it really quickly, and it's always really good people. The people are really friendly. They'll ask, "Mask or no masks?" The only thing is I really would like the guys that come out to have the cover for their boots so they won't track in mud.

    Overall, American Home Shield is awesome. I'm so happy I signed up. I've told a lot of people that they really need to look into getting the service. American Home Shield covers a lot. I wish they would cover a little bit more with the roofing leaks but other than that, I can't imagine anything else to look forward to in the company.

    We had a backup in the home and I wasn't sure whether a water line burst 'cause we had some extremely cold weather. I came to find out, it was a clog in the sewage line. The tech looked at the situation, evaluated it. He told me everything he was doing and came to the conclusion that it was outside. He looked for the clean-up section part where you go and you clean out the sewage line, but he couldn't find it at the time. He advised me to call the city and to get them to take care of it.     The heater was working fine but I wasn't getting any heat in my bedroom. I called once back in December but I never heard back from American Home Shield. I called back recently and rescheduled it. I wanted an idea of where I was at, what was going on and what I needed to do. The repairman determined that somewhere along the line, they changed one of the hoses that went into the living room. It was the main one that fed everything. He said they enlarged that one astronomically over the ones that went to the bedroom. Because that one pipe was so big, it was taking everything and nothing else was getting fed. He said, "Cut this one down to almost nothing, and you'll get heat back in that area because everything's wanting to go right here because of the size of that one tube.”

    This is my first house and we had a problem immediately with the stove and the dishwasher. We've gotten all that taken care of because we have American Home Shield.     Before, it would take a lot longer to get a response from American Home Shield's customer service, but now, it's so fast. I like that. American Home Shield also has good quality service from their contractors. I had a bad experience with Gary Appliance Repair though. I put a request for my microwave which was not warming up my food. When the technician came, he was getting instruction from the phone. He spent two, three hours then said that the two parts were not working. He told us that he ordered, and it would be fixed once we receive the parts. Later on, he came with the parts and again, it was two, three hours he was on the phone. Then he said the parts that he ordered were okay but there was another issue with another part. He was requesting American Home Shield to replace the microwave.

    American Home Shield sent another contractor who said that the microwave was damaged. We received the new microwave and my issue with that contractor was that he spent lots of time and when he put the microwave together, there were a lot of screws leftover. He was not being professional as was expected. It will damage American Home Shield's market experience with their customers if they assign such contractor.

    It would be great if there is an application for American Home Shield so we can install and use that app. Also, each year, my payment increases. I was paying 45 then it got increased to 50, and now, I'm paying 56. I'm afraid that in March when my contract will be completed and renewed, it will be another increase. There are a lots of other competitors and if American Home Shield also considers that cost efficiency with their customers, that would be great. But I'm recommending them to my other friends nonetheless.

    The only issue I have with American Home Shield is that when it's really hot in the summertime and something happens to the air conditioning, they contract with AC companies that take forever to come and that's just unacceptable. They should look for contractors that are much more responsive. Also, AHS needs to fix their calling wait times. I called an AC issue claim in and waited on the phone for an hour and 15 minutes and they had to transfer me to somebody else. It's just impossible.

    The other thing is that when I call in, a lot of times the call is sent overseas. It's very hard for the reps to understand even though their English seems good. We still have to repeat things several times and it's really annoying. Also, I don't feel they're as passionate about customer service as people generally are here in the United States. For the contractors that aren't HVAC, usually, by the next day, we have an appointment. AHS's deductible is pretty high. It's $100 and the monthly is 70 and up. There are less expensive companies out there that are more responsive. AHS is not fantastic and the cost is not fantastic.

    I had a loud and heavy gas smell, which I'm still having every time I turn on the stove. American Home Shield got someone out in a timely fashion. The customer service department is very nice. However, I paid $75 and the tech didn't do anything. He didn't inspect it. I just told him what the issue was and he said, "That’s normal for this type of stove", told me to put the vents on whenever I put the stove on, and left. AHS should set the expectations as far as what will happen and what can happen. If that vendor couldn't help, it would be nice to know that AHS could send out a different vendor.

    American Home Shield's service sucks. You can never speak to anybody and there's no follow-through. When they tell you they're going to call you back, 90% of the time, they never call you back. The way the warranty program was initially sold to you and the way it really pans out in the end has changed dramatically now. I haven't really had to use it other than to make a call recently. I had them come out and check something out. Everything panned out okay from that particular deal. But in the past, things that they said they were going to do and things that they supposedly want didn't play out the way they said it was going to. The communication with them is the worst thing and their follow-up was even worse.

    Most of the contractors that I've had through AHS have done as fine a job as they can based on the commitment from American Home Shield. They're negotiating at a fixed price and it's keeping the bread and butter on the table for them to do those calls, but most of them seem very professional and they spell out to you usually what they can and can't do based on what AHS will honor and they need to usually get back with AHS. I did have a claim on a refrigerator last year. When I bought that refrigerator, it was high-end. They say, "Well, they're gonna replace it with something comparable to what you had." I accepted the buyout on it, and I could never get a refrigerator comparable to what I had based on what they're willing to give me for it. So, that's another outright lie.

He submitted a request for some additional work, and we're still waiting on that to be approved or not. When I've called to ask, they've been very helpful but it's also taking a little bit longer to get the claim either approved or denied than we hoped it would.     The furnace quit operating, and there was a control sensor that had failed. It turned out, that the igniter for the furnace was defective. When the tech that AHS sent was here, he realized that there was an operating issue. We had the old thermostat. We bought the house two years ago, and the previous thermostat was still in a box here. So he removed and installed a new one. Very accommodating. It was appropriate because the furnace did not operate properly until it was replaced.

    The tech was very competent. I'm not a furnace tech, but he appeared to be knowledgeable, skilled and very courteous. The furnace is 30 years old, and the parts are relatively not available locally. They were quite diligent about getting the parts provider to get them out to us.     An air vent didn't appear to be blowing so I placed a request online and AHS's site worked really well. R Harris AC & Heating came out and it was very professional with them. The problem could not be resolved but they left a few options on the work order of some things that their company could help out with in the future. I can't exactly read what they are, though, and there was no other follow-up from American Home Shield.

    Then, the vent is blowing a very small amount of heat and that is not covered under AHS. I needed to discuss it with them because it doesn't seem quite right. But they said that because they were registering a very small amount of air coming out of the vent, technically, it is considered working and the policy would not cover any of it.

    I had an issue with the dryer and I filed the claim on a Saturday. The guy called me Monday and had me describe the situation that I was having. I gave him the serial number and the model number of my dryer and he said, "This isn't a part that just people have randomly sitting around because they differ model to model, from manufacturer to manufacturer. I'll order it for you today. Give me a couple of days and I'll be able to swing over and install it for you." He called it a skirt on the timer of my dryer, and it snapped off, which threw the timer off and one couldn't find out which setting the dryer was on. It's like a little plastic circle that attaches to the knob that will identify which cycle the dryer is on, so that knob has to be replaced. It took a few days and then he called me back. He came and knocked it out in five minutes.

    It was something that I could have done myself, had I done the research. But my wife said to just get them to do it. If it happens again, I won't be paying 100 bucks through American Home Shield to get it done. I'll just order the part and do it myself. But it was nice to see that there was an issue that was quickly resolved and headache-free. Thus far, AHS has been worth the cost because it's like a peace of mind. Also, I did installment payments over the course of six months, or what have you, so it was affordable and manageable on my budget. That way, I didn't kick out the full cost of the yearly insurance upfront. Whether I'll continue the habit for the remainder of my homeownership here, that's to be determined. But I'm glad that I have it for the first few years I own the house, while I'm trying to figure out every little thing that could be going on with it.

    If you sign up, be absolutely sure to get an annual plan rather than monthly. If you even accidentally get on a monthly service plan it can not be changed and you will be in the fight of your life to get out. They only allow phone cancellations with a retention specialist. It will take you days of trying to get a hold of one though and hours on hold to reach one. Even if they see how many times you've called and how many hours you have been on hold, expect no sympathy. You will not be released and they will try to collect again even after they have been paid with additional cancelation fees on contracts you may not even have yet. They were wonderful while we had them. But if you get on a monthly payment plan they will not let go or allow you any time away from them and will come back for your money even after all has been paid up and cancelled.

    Unbelievably the worst cancellation policies you can imagine. Intentionally no option to cancel without getting through and they WILL make that as hard as possible with no mercy and charge you again on the way out the door. We will never trust them again even after years spent with them as we realize they are intentionally billing people who no longer may need or want their service but can't spent days on the phone to get rid of them. No email, no online option, and not just a phone call to a service agent. You need to reach their retention specialist to cancel and for any one on a monthly plan now, good luck with that.

    I switched to AHS to get away from poor quality warranty companies and scams, but alas, I guess they aren’t much better. I paid service fee ($100) for plumber to come out and fix frozen shower valve. SHOWER VALVES ARE COVERED IN MY CONTRACT!! The plumber showed up and told me it was bad and needed to be replaced. He was going to talk to his boss the next morning, then contact AHS, then contact me to let me know. And here’s the scam. The plumber told AHS the valve was functional, but the “cartridge” needed to be replaced. Now friends, my shower uses a cartridge style valve. The cartridge IS the valve. But since the plumber wrote the valve was functional, the repair was out of warranty. The plumber wanted me to pay $250 extra directly to them in order to replace the valve.

    The folks at AHS say I need to work it out with the plumber. The plumbers say I need to work it out with AHS. I get the runaround. Because the plumber did not get back to me like they said, and AHS did not call me back at least three times when they said they would, the runaround took more than 3 weeks, which is the limit for a 2nd opinion. By the time I asked for 2nd opinion, AHS said I would need to pay another $100 service fee. A manager was supposed to call me to talk about making an exception, but…you guessed it, no one ever called. I am stuck paying at least double for the issue (which is covered under the warranty) due to poor support and shady contractors.

    The repair people were very nice and professional. The only thing I didn't like about the repair people was that they just gave you an 8:30 to 5:00 time, they wouldn't give you like morning or night. But they came yesterday at 2:45, and they put a new order for the thermostat, and they'll be back here on Valentine's Day to fix it. I had a claim before Thanksgiving when my dishwasher stopped drying, and I still don't have the part yet. I got to call the guy. My dishwasher was under warranty, but I already paid American Home Shield. It's my fault that I haven't gone back to them and told them to give back the $100 because this is under warranty.

    I'm not happy with American Home Shield’s service right now. We pay a monthly bill of $61. When you call for service, you still gotta pay another $100. If they miss a small problem or there’s a problem they can’t fix, you gotta call somebody else. You can put more than one thing on an order sheet, but you still gotta pay $100 for each thing to be done. On my most recent claim, the tech said they had to order parts for it but the warranty department won't cover the part that’s needed for it.

    There was a leak into my basement and the repair guy was able to diagnose it in 15 minutes. He was in and out. Also, he was nice and polite. American Home Shield was fast and we got to order our next appliance offline. It was delivered and then, we had someone come and put it in for us. It was over a holiday, so it took a two-week process to get everything ordered and done. But otherwise, it was efficient. The only thing I would complain about is that when it was delivered and when the technician came to put it in, they gave us less than 12 hours notice the night before it was supposed to be. If you have to take off work, it's short notice to make arrangements.

    The doors were sprung on the oven but they wouldn't close completely and the heat was escaping out when we were using it. Heavenly Hands came and put new hinges on. One of the micro switches that control the light and the door was burned out. After the tech put the hinges on, the light wouldn't go out inside it. So, he ordered a new hinge. Shortly after that, I got an email from American Home Shield saying that they were going to just replace the oven. But I haven't seen anything on that other than that email. So, I'm still waiting to see what they're gonna do. But overall, I'm in love with American Home Shield. The only thing is when I call, you could tell it's foreigners that I'm talking to. They have thick accents and I have trouble understanding them. Other than that, I have no problem at all. I'll recommend American Home Shield to anybody.     I knew a couple of people that were working with American Home Shield and had fairly good references, so I went with them too. The main thing that is always irritating is the whole notion of paying the monthly fee and the $100 service fee. Techs come out, look into the problem, and it turns out to be something simple. It's more of a frustration than anything. There should be some discount in instances like where techs do a minor check. For two instances, I paid more than I would have paid to just call somebody out because I thought that there was an issue. When you combine what I'm paying monthly with what I'm paying for the service call, it ends up being more than if I called someone to come out. That makes me think about whether I'm going to consider renewing.

    Also on both times, I got people from other countries. Sometimes it's very hard to understand what they're saying. When you are having an issue and you're talking to someone that you are not understanding well and they're not understanding you well either, that could be frustrating, especially when you're dealing with something like water or heat issues. You want to get the problem solved. But once you get past that, it's fine.

    Most of the time that I had to call American Home Shield, it's been in the evenings. The places they referred me to followed up fairly quickly. When I had what I thought was a plumbing issue, it ended up being that the garbage disposal was disconnected from a sink somehow. It was an easy fix. When I thought that my heater was burning oil, techs came and checked everything but there was nothing wrong with my heater. Whatever was coming from the next door was coming into my house. In those instances, both companies were professional and came as quickly as possible.

I'm ambivalent about having American Home Shield because I've only called them twice in six years. So, that's a lot of money just gone down the drain. I could have saved that money.     I used to be an underwriter and a real estate agent. A lot of the clients would have those home warranty plans and they always spoke very highly of American Home Shield, even our last realtor did for our house in Las Vegas. The last tech I had was very good and he knew exactly what was wrong with my garage door. It’s an older door and he fixed it. Eventually, we’re going to have to replace it, but at least it's running for now. I also filed a claim for the toilet, twice for different reasons, and the tech from Air Pro that AHS sent out was good. He came out, did his job, and was gone.

    But the customer service rep on the phone was rude and I could tell she was annoyed with me. At the time, I had to take my daughter to the doctor as she had a medical emergency. We had an appointment scheduled for 10 o'clock in the morning and I talked to the service guy to ask if there was any way he could come back at the end of his day. He told me to just talk to the office and see since I’m at one end of Las Vegas and he was then going to the other end. They were also so shorthanded. But when I called, the rep said that I couldn't do that and that the tech was going to a different part of Las Vegas. I don’t think she likes her job or we don’t know what her life is like, so I don’t want to judge her. But if you’re going to be in a customer service position, you should at least be polite. Other than that, the first person I got when I called there was very nice.

    Every time I've called for whatever reason, it's been a very prompt response. I had a claim on the refrigerator and got a quick response from AHS. The icemaker stopped working and there was water flowing out of the exterior where the ice comes out. It was a waterfall and it flooded my kitchen. Arizona Value came out and replaced the icemaker but once we went to use the new one, nothing happened. I reported to them that I thought that the water wasn't making it into the icemaker. The tech came back out and determined that there was a valve that was broken in the line to the icemaker. He has ordered that and they're coming back to install that.

    We've had American Home Shield since we bought the house in May and it works well. When I have an issue, I submit the form online and then, they normally have somebody out within a day. The sensors on the garage door weren’t working properly and the remote for it completely stopped working even after replacing batteries. The contractor came out, replaced the sensors and got me a new remote for it. The guy also oiled everything up to make sure it was running properly. AHS is helpful. One of the pumps on my furnace was bad so the contractor came out over the weekend because it was leaking water on my basement and replaced it. So, AHS saves a lot of money, too, in case anything happens.

    AHS is an awesome company and I really appreciate it. When the sprocket on top of my garage door opener came off and broke, I got on the website at night on a Sunday and once I submitted the claim, I received a notice that it had been assigned to this contractor. The contractor right away called me the next morning. We talked and they were very professional. Then the following day, came in and did the work really quickly. The guys installed a brand new garage door opener with a pad. It was seamless and they helped me program the board pad. I also had my pool heater go out and the same thing happened. The next day, I had somebody calling me who communicated that they were coming over. They left this morning and everything's repaired.

    I've talked to a lot of my friends about AHS and they couldn't believe that you're able to purchase an insurance policy that'd cover appliances in your home regardless of condition, without any questions asked. Four of them said they were going to get policies. So, American Home Shield's performance has been great. I like the way that everything is so automated and they’re true to their word. I also told my friends that you can cheap out and get the coverage with a higher deductible in case you need them. But things are going to break and getting that smaller deductible really helps, especially if one or two items break at a time or become inoperable at a time, to get a way to save some money in the long run. It evens out.

    The heater wasn't working. So the contractor had to repair the HVAC system. But I don’t like that submitting the claim is through the website and that AHS doesn’t have a separate app that you can download. There were two parts that the contractor needed for the first time that they had to come back. It took about four weeks for the part to come in. When they received it, they put it in, and then they discovered that there was another crucial part that was not working. We had to put that on order and that took another week and a half to come in. Then they scheduled the repair. It was finally done on Monday and now, the HVAC system works again.

It was a simple fix and he was great. When our fridge freezer in the garage wasn't working, I put the call in on Sunday afternoon and I got a call on Monday morning saying that the tech was on his way.     American Home Shield has good guys working for them so I've never had an issue. I had a claim and the techs came out twice. On the first fix, the appliance went fine for three days then they came back to do the same thing with the water dispenser. After five days, we scheduled a warranty visit. They came back this past Saturday, even though I called them on Thursday telling them, "It's working. Let's postpone this appointment to see if it stops working again." But they didn't have appointments for the next two weeks and said they would make a note that it's working and let the technician come in and he did.

    I explained that was happening and he said, "Maybe the line is getting frozen and for that, we'll need to replace the door." My understanding is the door was ordered and it should come and they will be back to replace it. Everything is fine on my part. The appliance is still working. It's just annoying that it stops working then goes back to working again. And when the technician comes, it works.

    I'm good with this service. But there's one problem I'm having. They came out twice to check on my refrigerator which has been making a loud sound. The tech did a very good job. He fixed it just before the holidays. We've gotten new parts and the sound stopped for a while. But it has started all over again. AHS will have to give me money for a new refrigerator or do something.

    With American Home Shield, I have peace of mind. If my appliance goes down, they could repair it. If it's unfixable, I could get money to get a new refrigerator. If I have to just add the difference, I can do that. I have two rental houses and I have one of them with AHS and I have no regrets.

    Stacy contacted me and allowed us to have a licensed electrician come and inspect. His diagnosis was that pests had nothing to do with our problem and gave us an estimate to fix our problem. I relayed this information to Stacy and she immediately issued a check for that amount. I'm please with the resolution to our problem. Thank you. However, I cannot rate any higher because this should not have had to go to multiple complaints in order to get a resolution, but thank you Stacy for addressing our needs. It was a pleasure speaking with you.

    Service tech for refrigerator said it's perfectly normal for my cooling compartment to freeze my food. I've been asking around. It's not normal. I called them back and they said they would order a new thermostat. That's pending. The real issue is my electrical. A whole room has no power to the outlets. Tech came out and said they needed access to the wiring and we would have to tear out our wall. We actually did that (should have known better).

    Tech came out and said the damage was due to pests underneath (according to AHS). I think he probably told them it MAY have been due to pests. He can't know because he didn't go underneath. He said he could get it working but it wouldn't be code. Now obviously that is not acceptable. AHS denied his request to add a new circuit. I wanted a 2nd opinion from a journeyman tech that is not beholden to AHS to retain vendor status and they said no. So $100 later, we still have no electric service in that room and our wall is torn out too. Total scam.

    We had a long-standing issue with our HVAC. The initial problem was that the AC at the upper level of the house wasn’t working. The contractor put Freon the first time and it didn't work so we called again. Then it was a different person that had gone out because their mannerism's a little bit better and they had a piece that was missing. When the piece arrived and they installed it, it's now working when we have the hot spell in Georgia.

    I just wish American Home Shield could handle the follow-through differently. If there was a request made for something to be serviced, then it would be, “Go to the contractor who would come.” “Oh, there's a missing part.” Then we'll say, “Well, it's been two or three weeks now. We haven't heard from you. What's going on?” “Oh, we didn't get it approved.” Or there's some excuse and then we have to go back around and say, “What happened?” Usually, out of the country that we're receiving those customer call and they want to loop it back again. If there was better way to closing the gap with the follow-up if after a service provider went out, a person could survey them, “What was the action? What still needs to be done?” Then that is transferred to the appropriate course to make sure that the customer service rep is calling us to give us an update, as opposed to us calling them constantly to check what’s going on.

    In one case where we had to get our appliance replaced after numerous haggling and calls about it, we also had the same situation of never hearing back until we were to call and follow up. The dishwashing machine was supposed to be installed, and for whatever reason, it was miscommunicated whether or not the one that was there would be removed and exchanged. The people who were there that delivered it said that they were not instructed to put it in. Thankfully, I have a very industrious husband so he gets it done. What kind of customer service is that? If we wanted to do that, we could have gone somewhere else, avoided the headache, and put it ourselves. It shouldn't have to be that way.

    I placed a service request with American Home Shield on Jan 10, 2022, for a broken refrigerator. Technician came quickly next day and determined it could not be repaired, have to be replaced. He submitted the paperwork to AHS right away. I got the email from them with invoice and technician report. It’s Jan. 25 and American Home Shield has not yet approved the replacement of the refrigerator. The house has no fridge for 15 days now. I have called customer service 5 times to check on status and I called the technician company which confirmed they had submitted information to AHS. To this day it’s still waiting on approval from approval department. I still have no fridge.

    This is unacceptable. I need a response asap on this issue. I pay every month my dues with no issues, and I am very disappointed with the service I am receiving. This has actually making me waste so much time and so much money on food items since no fridge in the house. Can someone please help me?? The representatives on the phone can only send “emails” to approval department, they were not able to get anyone on the line that can resolve the issue. I need help! Who can help me please???
