When I spoke to American Home Shield over the phone, when I had issues with the representative at the time that I scheduled the appointment, the rep said that I would not have any out-of-pocket expense. I asked her a couple of times. Did I have to pay anything out of pocket? Did I have to give the repairman anything? She said no. It was taken care of. The tech did an excellent job. He was very polite. The issue was resolved. But after everything was over with, there was a charge of $125 to my card that I did not approve.
When I signed up AHS told me that any time there's a service charge, it's $125. But I was informed that I didn't have anything to pay so I didn't expect them to charge anything. It was not okay for the rep to mislead me like that, then turn around and charge my card. I could've fought that because of what she said. If I needed a service call, they would ask me if I wanted to charge it to the card that's on file. That never happened. It was a loss because I'm sick of my calls going overseas and I speak to people who barely speak English.
We appreciate your feedback and hope you continue to enjoy American Home Shield and the service we provide! I would be glad to speak with you and assist with the service you have experienced.

I'm not real happy with the coverage that I have with American Home Shield. The times I've used my policy, there's always some reason why whatever is wrong is not covered. The latest thing I wanted done was a yearly checkup on my AC and my heating but that's not covered by my policy as well. I had to pay the $100 fee to have someone come out to check it. With the amount of money I'm paying for the service, it should offer at least yearly maintenance checkups.

My refrigerator failed and American Home Shield sent out technicians and company. They ended up coming out five times and replacing various things, and then they told us that they suggested it to be replaced to American Home Shield. BUt American Home Shield denied that on multiple occasions. They have recorded calls and emails about it. I have proof that the technicians requested it to be replaced, but they did not, until the final time we asked if he could record his call, and he did, and then I had no choice but to file it for replacement. But it took a good 10 weeks of having no refrigerator for American Home Shield to do anything about it, which was incredibly frustrating. They offered the cash-in-lieu offer yesterday. I accepted that and they said it'll take one to three business days, but I haven't seen anything as of yet.

My claims with American Home Shield have been an interesting odyssey. There was a double issue. The dryer was not working correctly. We had to slam the door to even get the dryer to go. Once we did, things were either very wet or burnt. The other issue was the ice maker quit making ice. I called AHS to file my claims and I spoke with a person. Getting the claim submitted was just fair because of all the numbers you had to push. Then I had to speak with someone that had their script and had to tell me 14 times, "We're here to serve you. We can help you, not to worry." It's a call center and they've been trained with scripts. Between the accent and the script, it got tedious. They finally drilled down to what I needed and got it started.
A service tech arrived for the dryer, and he was here for about 40 minutes. He had to order parts, so he had to come back. That took a bit to figure out when he was coming back. I had to call AHS again to get him scheduled to come back because I never heard back from him. It took him another time to come back because the dryer was still doing the same thing. He showed me some different settings. Then he told me to remember, once I close the door completely, I gotta push the bottom in so it's sealed because if it's not sealed, it's probably leaking air. It doesn't sound very functional to me, but the last time I used the dryer, things came out a lot better.
As far as the ice maker, it was fixed. We took the bucket out for making a big batch of ice for a group coming over, and put it back in. It went back to only making crushed ice. So, I called the service guy and he came back out. He looked at it and he called someone. I was told, "I can show you what to do if it does that again." I said, "No, this is a rental. I can't try to tell someone renting this what to do if you take the ice bucket out and it goes back to crushed ice." I will put a note on it to say, "Don't move the ice bucket or you'll only have crushed ice for the rest of your life." So, that note is on my ice maker for the next person that comes and uses this. You can still get ice and crushed ice if you push the buttons on the front but if you take that thing out, it's gonna toggle something back in the back where you will only get crushed. So, I'm not happy at all. I can't say I like anything about the service with AHS. Using the whole system is silly.
We appreciate your feedback and hope you continue to enjoy American Home Shield and the service we provide! I would be glad to speak with you and assist with the service you have experienced.

I would recommend American Home Shield. The only issue I have right now is how much it's gone up in price. Customer service has been very good. I had a recent claim where they sent Active Appliances, and everything went very well. It took a few weeks for them to come out, but that was my fault because of scheduling and work. They were willing to come out right away. The guy that came out was very knowledgeable and honest. I liked him a lot. Even though I could tell that he probably had a lot of calls that day, he did not let that reflect his work. His mind was on the stuff that he was working on for me when he was at my place.
Thank you for sharing your recent experience with American Home Shield. We're glad to hear that the claim process was smooth for you and that Active Appliance Service provided excellent service. If I could give zero stars, I absolutely would. I have been a customer of American Home Shield for years, and the way they handled my dishwasher repair these past two months has been nothing short of outrageous. What I experienced feels like negligence, bad-faith handling of a claim, and a complete failure to provide the services I pay for every month. Here is exactly what happened:
So now I’m stuck paying nearly $100 out of my own pocket to hire someone else to pull it out for them — something that should absolutely be part of what a home warranty covers.
October 16 – After they returned, I was told parts were needed and would take 3–5 business days to arrive. November 10 – The parts finally arrived — almost a full month later, not 3–5 days. November 15 – The dishwasher was “repaired,” but only after sitting disassembled in my garage for weeks because I could not have it blocking my kitchen. And after all of that, the technician informed me that they do not reinstall dishwashers and I would have to hire someone else again to put it back.
This was 49 days without a working kitchen. My kitchen sink was disconnected. My counters were unusable. My life was disrupted for over a month and a half because American Home Shield could not properly coordinate or manage the vendors they assign. I pay for this warranty in good faith. AHS’s actions — and inactions — clearly demonstrate: Breach of the implied warranty of workmanlike service. Failure to provide contracted services. Gross negligence. Bad-faith claim management.
What is the point of having a home warranty if I have to spend my own money hiring additional technicians just so your contracted vendors can do their bare minimum? At this point, I am prepared to escalate this situation to the California Department of Consumer Affairs, the Contractors State License Board, and file a formal breach of contract complaint if necessary. Someone from American Home Shield needs to contact me immediately to address the unnecessary stress, the financial burden, and the complete mishandling of this claim. This experience was beyond unacceptable.
We appreciate your feedback and hope you continue to enjoy American Home Shield and the service we provide! I would be glad to speak with you and assist with the service you have experienced.

I had a Maytag Bravos dryer that the motherboard went out. The first interaction with the contractor was perfect. I live out in the rural part of Louisiana. American Home Shield gave me a contractor to come out, and the day the tech was supposed to show up, he informed me that he was too busy and he had told AHS that. They turned me over to someone else, and they came out a week later. The servicemen knew what they were doing. They came out three times over a period of four weeks. Every time they said it was the motherboard, the part is not available, and they would have to replace it. That started on the 12th of September, and ended early part of November. It was a royal pain to be without a dryer that long.
AHS would not accept what the people kept telling them. I would call them and they would tell me, “We're waiting on them to tell us that.” All I knew is the repair people told them that, so I don't know where the mess-up was. I went ahead and bought a dryer and replaced it because I was tired of waiting. Before it got delivered, AHS sent me a notice that, "Yes, it has to be replaced and we'll replace it with this or you can buy what you want, and we'll give you this much money.” Eight weeks after I called them about the dryer, they finally decided that it was not repairable. They gave me a check for the old dryer, and I purchased a new one. It was frustrating to talk to people who didn't have any authority. Now they told me, because it took so long, they would also waive the $125 fee. I haven't seen that on an account, but maybe I will see it.
Thank you for taking the time to share your experience. I'm sorry to hear about the difficulties you faced with your Maytag Bravos vortex issues specifically. Clearly, this situation took longer than anyone would have liked, particularly complicated by the availability of contractors in your area. It's disappointing to learn that communication shortfalls added to the unnecessary delays.
Please don't hesitate to reach out to us if anything is needed.

American Home Shield sent Albatross out to fix my dryer. It wasn't drying the clothes. This was the second time, and they just said it was a part that was rather extensive. The dryer doesn't seem to be hot-hot. When you take clothes out of a dryer, they're usually hot-hot, but they're not-hot. I just left it alone. I dropped American Home Shield because this was the second time. This summer I had an air conditioner that needed fixing, and I was told by the repairman as well that it was a leak in my air conditioner. They couldn't find it, and so I paid 170 some dollars for Freon to put in there. It doesn't take a rocket scientist to know that if you take and put Freon in your air conditioner and then the temperature drops, the Freon is not gonna leak out, especially if it's a small leak.
The air conditioner actually needed to be replaced. One of the repairmen had mentioned that it needed to be replaced, but they did explain that any time they checked the levels with me putting that Freon in there, it was gonna show that the levels were correct. So to me, that was a way of American Home Shield avoiding replacing and just patching problems. I was concerned about that because we went over and over.
As a matter of fact, I had to call American Home Shield several times to have them come back out, because once they got the diagnosis that the air conditioning was fixed or could be fixed, they just walked away from the situation and nobody ever told me what the diagnostic was from American Home Shield. Then they had claimed that they never got the diagnosis, but I know what the man told me. The same thing happened with the dryer. The guy said the part was rather costly, which is another dryer. This is the second time that the dryer has had that problem and instead of replacing it, they repaired it. So, to me, that's patchwork. At that point, I was done with American Home Shield. I pay a monthly premium. I pay on time. I've been with them for a long time, and I didn't feel like that was fair treatment.
Thank you for sharing your experience with us. We're deeply sorry to hear about the issues you've encountered with both your dryer and air conditioning unit. It's concerning to learn that despite repeated repairs, a lasting solution wasn't achieved and clear communication about costs wasn't up to your expectations. We apologize for any inconvenience this has caused, especially given your long-standing loyalty. We truly value our customers and are committed to resolving situations such as yours. If you're open to it, we would appreciate the opportunity to discuss this further. Please reach out to us so we can review your situation and work towards a satisfactory resolution.

There were two claims with American Home Shield. They happened differently at their own pace. One was the icemaker. The first time, the contractor came in a week, and it turned out it was not the appropriate part, and they had to come back a week later with the second part. They told me the second one worked. When we used the hot tub, it blew a fuse. Something shorted. I submitted my claim online. However, I would have liked a little more information about the contractor. I never even got a name. But it worked out. I got good communication when an individual was to go on that day.
What I like best is they showed up and supposedly fixed it. However, they were not great when they finished, saying, "Here's a picture of it operating. Here's what we did." It was like, "Yup, it works. And we're done. We're leaving." I would have liked more knowledge. I'm not at that house often. It's in a different state. I have no proof or verification that it worked when the contractor left. "Here's what we replaced. Here's the part number, should you ever need it again. Here's our paperwork warranty." All kinds of thoroughness of what was done in completion.
Thank you for sharing your detailed experience and suggestions. We're pleased to hear that our online claim submission process was efficient and that our representatives provided you with timely communications. We understand the importance of having detailed information about contractors for peace of mind.
We're sorry for the inconvenience you experienced with the incorrect part delivery and proud we restored your hot tub effectively on the second attempt. We're not happy with American Home Shield. The realtor suggested them and made a big mistake by doing so. Everything they say is, “Preexisting, preexisting, preexisting,” even though we just bought the house and it wasn't on the inspection report. We had no idea that stuff was happening. And the Realtor said, “Oh, I'm gonna get you this. That'll make sure if they didn't disclose anything.” It's not happening because all AHS does is say, “Preexisting.” I'm just throwing away $100 bills to have people come out to give them their estimate and them saying, “Nope. Not covering it.” They should cover the things that aren't working, that when a person buys a house, that the Realtor suggests them.

This is my third year with American Home Shield. I had a two-year contract with them which I renewed. However, I have an issue with a lot of the providers that they send and the follow-up with customer service. I had a recent experience where the washing machine got a shirt stuck in the drum. They sent somebody out who didn't really do much of anything. Then they wrote up a report that was a complete lie. They said I overstuff my washing machine. Not only do I not overstuff it, I am one of those people that intentionally only puts half a load in, ‘cause I'm scared if I put too much in, it won't get clean. I hate drying more than a half a load so there is no way that I overstuff it or that they ever asked that or they ever knew that.
I called American Home Shield and asked them to send me somebody else. They said they were gonna charge me $100 for the same opinion. I told them the people they're sending out are terrible. It took two days and three calls and they were saying they gotta go by what the provider said. Finally, they waived the $100 and sent out a different company. That different company got that shirt out in 30 seconds and fixed it.
The same thing happened a year earlier with a plumber. He came out, looked around and said I got $14,000 worth of work and it won't be covered by American Home Shield. He didn't even take anything apart. He just looked at the piping and said it's piped wrong. This has been piped this way since 1991 and there's no way it's piped wrong. Somebody else came out and the problem was solved in 10 seconds.
Everybody at American Home Shield is polite but their hands are tied and there's not much they can do. There should be some sort of system when that happens to not make the second opinion be a charge ever. Or they should send out their highest rated professional on the second time as a matter of course, and not some horrible shady lazy people. If I hadn't been this persistent and pushy as I am, I would have paid 700 for a new washing machine.
We appreciate your feedback and hope you continue to enjoy American Home Shield and the service we provide! I would be glad to speak with you and assist with the service you have experienced.

The AT Appliance guy came twice to my house for the same issue. The cube part of the ice maker was working, but the display on the top on the refrigerator didn't work. The first time he came, he said, “Well, the ice maker is working.” I said, “I understand it is working. But I bought this refrigerator two, three years ago. And I bought it with display because I like the display. So, the fact that the display doesn't work means that it needs to be repaired to me.” But he said, “No. It doesn't. Yeah. It just works. And goodbye.” I didn't say anything that first time because I didn't know which instructions this guy had. I would just talk with American Home Shield, explain it to them, and they will send the guy again with new instructions.
When the guy came again, I was working from home and I was in a conference call with my boss. The guy came with another person and I said, “I need you to wait 5, 10 minutes because I am in the middle of a call. I cannot just drop it and go to you.” He was grumpy but didn't say anything. Then five minutes later, he just left and gave me the computer to sign. I told him, “Listen. You cannot leave like that. This is the second time they sent you. And I need a report. And you should be able to wait a few more minutes.” Then he said, “No. I have other clients waiting. I cannot wait.” And he just left. So I called American Home Shield and told them, “I don't want to see this person again. If this is the only company and person you have, I will cancel the service because I'm not going to be mistreated in my own home like that.”
So far, whenever I have called American Home Shield, they have listened to me and they have taken action. After I told them that I didn't want that person to come out again, they sent another company, Simply Beautiful Maintenance Appliance Repair. I liked that guy very much. He worked on that report and it was approved. I am pleased. Simply Beautiful Maintenance Appliance Repair worked fine for me. The guy gave me all the explanations. He was very customer-oriented, with good manners.
Sometimes waiting on the line with American Home Shield, it takes longer than I wish. The visits are not as immediate as you wish it would be. So I wish that if I call for something to be repaired, they will come the next day or, maximum, the following day. Normally, it takes like a week for a person to show up. In the case of my refrigerator, it was something that was not as big of a deal, so I didn't care. But if it were the air conditioner, I would have a problem with that. I pay $125 whenever somebody comes out. If I didn't have the service and I just go and call somebody when something is broken, I am sure it will be cheaper for me. But American Home Shield gives me the peace of mind that I don't have to go and search for somebody and that the things will be repaired.
Thank you for taking the time to share your detailed experience with American Home Shield. We apologize for the initial inconvenience you faced with the repair service provided, and regret that the interaction with the first technician was not satisfactory. However, we're pleased to hear that the alternate service through Simply Beautiful Maintenance Appliance Repair met your expectations and helped address your refrigerator issue.
Please know that your feedback is valuable to us as we continually work on improving our service. If you encounter any further issues or require assistance, don’t hesitate to reach out. We’re here to help ensure everything in your home is operating smoothly now and in the future.

The contracting company that came out was pretty good. The only thing I can complain about is that shortly after he left, I called and asked them to call me back but I never got one. What I like most about the service is their system, I can file a claim online. However, sometimes the system that I need for service is not listed. They tell you to select one of the systems, like for example in a heating system, it says a furnace or some other type of heating system but the one that I have is not listed.
I think that the amount of coverage was better with American Home Shield, but the service fee is a bit high, which is 100 bucks. I got two policies, the one on my property is $125 for a service call and my home is $100. The other companies that I’ve had before, it was $65 for a service call, so it’s a big difference.
Sometimes it also takes too long for me to get service. lf I file a claim, they will contact you within 24 hours and a lot of times, that doesn’t happen. In an emergency situation, like here in Chicago in the winter time, if my heat goes out, I gotta wait about 24 hours. And then I get a message saying that it is waiting to be assigned. The next thing I know, three days have passed. That's not a good thing.
Thank you for sharing your detailed feedback. We’re glad to hear that you found the process of submitting your claim and using our app straightforward. We regret the inconvenience caused by your follow-up call not being returned promptly.
Your insights are very valuable to us. For ongoing assistance or urgent issues reported, do know we aim to minimize your wait while resolving them competently. Thank you again for taking time to leave such a considered review.

When I made an appointment with American Home Shield, I had to pay the deductible for someone to come out and the service was very prompt. However, there was nothing wrong with my furnace. The tech told me that Nicor suggested that I get it checked and he found nothing wrong at all, so he didn't fix anything. The only thing he suggested was that I put a new filter in, which I did. He was honest. That was my first time using American Home Shield, and I had to pay then, so I didn't know that they would reimburse. Other than that, everything went fine.
I got the home warranty the beginning of this year and I believe they lowered my monthly payment without me knowing. I was almost sure that it was supposed to be more. I'm not mad about it, but I have a lot going on right now, so I can't keep up. I also had my account compromised. Even where I live, some people were doing the infrastructure on the street and they messed up a lot of my stuff on the outside. I'm in the process of filing claims, and I got one settled. I also had a backup, which I went through my regular insurance for.
Thank you for sharing your experience. It's good to hear that the initial examination of your furnace didn't require any repairs, though we understand the guidance from Nicor to get it inspected. The service fee structure involves upfront payment when scheduling an appointment, covering the professional technician's visit and thorough assessment of your appliance, but we regret any inconvenience it may have caused. Should you have any further questions about billing or need assistance with another issue, please reach out to us. Thank you for choosing us for your home warranty needs, and we are here to help make future interactions more straightforward.

American Home Shield's purpose is to take people's money and tell them they have no coverage. I'm sure there are people who have used their warranty and got coverage for big and expensive problems, and it protected them. That has not been my experience. The buyer should beware. A warranty service where the first thing I'm told is, "You gotta give us 100 bucks before we'll talk to you," is not a good set up. A more thoughtful approach would be American Home Shield would have some interaction with customers and help them diagnose their worry. If I'm not gonna get any coverage, they can't do anything, waive the $100. Otherwise, nickel and diming people every time they make a call is obnoxious.
We saw signs in the house that we had recently purchased. This was a week or two after that. There may have been a bit of water leakage associated with the shower stall in the master bathroom. We had this American Home Shield warranty that the seller had paid for, so I contacted them. I used the website to schedule a service call. My first impression of AHS was, they wanted $100 before they do anything. I put in a credit card charge for that, and they assigned this to Diamondback Rooter Service. A gentleman from that company went out after a call or two, and looked at the shower stall and the concerns we had. He gave us some recommendations. One of them was get areas in the shower stall regrouted. He said, "Your home shield warranty will not cover anything like that. So just be aware of that."
He said there may be a valve seal or some component of the shower head that might be leaky and maybe our warranty would address that. He also said he would submit a report to AHS about this and see if that would be covered. That was the last I heard from AHS for a couple of weeks. I don't know what was in the Diamondback Rooter report. I don't know what AHS did with that. I got emails that said, "We'll review this and we'll disposition it and get back to you." But I heard nothing.
I called the American Home Shield and asked what is going on with the claim. I talked to a nice young man that said, "The Diamondback Rooter report said there was some water damage that should be regrouted." He mentioned nothing about a valve in the showerhead. He said if there is such an issue, that would have to be reported as a second service call. I wasn't excited about the prospect of spending another $100 to have somebody tell me, "We're not gonna do anything. You're not covered." After I found out that AHS considered the matter closed and would provide no coverage, I took matters into my own hands. I've contacted other contractors to help us deal with these issues in the house, recognizing that the warranty is useless, and we're gonna have to pay ourselves.
We appreciate your feedback and hope you continue to enjoy American Home Shield and the service we provide! I would be glad to speak with you and assist with the service you have experienced.

Pronto Plumbing showed up but they said they would not be able to fix the issue. They directly pointed out to the city guys. I reached out to the city, and they immediately showed up. But the city guy said the Pronto guy should have cleaned the roots. Upon calling Pronto again, they were not disclosing as to why they were not cleaning the roots, and they simply pushed on the city guys. I was in limbo and the situation got worse when there was an actual risk of flooding inside my home. I had to call emergency plumbers. I called Roto Plumbers at night, at around 11 o'clock. Those guys came up at around 11:30pm and they charged me $900 for the service.
Had Pronto mentioned they do not clean the roots, I would have taken alternative measures. I would have called some other plumber who could have done it for much cheaper price. We were expecting Pronto to tell me AHS doesn't cover all of those things up. I didn't knew about it and since they were not telling me properly, I had to call the emergency guys who were really expensive.
I had told American Home Shield about it and they said they could set up a second review with another plumber. If the second review found out there was an issue with Pronto, then AHS would initiate whatever background process that they would have to do with Pronto. But the thing was the Pronto guys came on Thursday, and on Friday, I called the emergency service. AHS called the second review, but that plumber was scheduled for Tuesday of the next week. Since I was in an emergency, I went ahead and called the emergency guys.
I pay $125 per call fee with AHS, and my monthly premium is also on a higher end. I would expect that they would have some sort of emergency guys who would show up in less than 24 hours. But they don't have that. Also, every time you book someone through AHS, if you go and see the reviews somewhere, usually, they have lower stars. For the appointment, you have to wait for two or three days.
Thank you for sharing your constructive feedback regarding your recent experience with American Home Shield. We sincerely apologize for the inconvenience you faced with the initial plumbing issue and the challenges encountered between Pronto Plumbing and city representatives. Your suggestions concerning urgent response measures are invaluable to us.
We appreciate that your overall experience with American Home Shield remains positive, despite the setbacks encountered. Thank you for acknowledging our efforts in proposing a secondary review beyond Pronto Plumbing's service.
Please feel free to reach out with any further concerns or if you require immediate assistance, and we'll be glad to help improve your experience further. We look forward to continuing service with a commitment to better meet your needs moving forward.

American Home Shield was offering a good promotional rate on their home warranty when I signed up with them. I did a lot of research, and they had the best price. Recently, I had a broken pool pump. It was leaking. I had purchased the pool equipment coverage so American Home Shield sent a contractor out to take a look. It took them four or five days to get to me. The pump was leaking pretty severely by the time they got there. Then they told me it just needs a new housing 'cause there's a crack in it, and that they would send the report to American Home Shield. They said, "It shouldn't be a problem. Usually, within a day or two, we get the approval from them, and you'll get your pump fixed."
American Home Shield then contacted me in turn and said that the contractor's report said it was my fault, so I was gonna have to pay for everything out of pocket. When I tried to get ahold of them to discuss that, they did not return my text messages or my phone calls. I had to hire somebody else out of pocket to handle it.
I've had a positive experience with my washer but I did not have a positive experience with my water heater. It was wishy-washy. That was because there was something American Home Shield didn't spell out clearly in the terms when I was signing up for the policy. In my coverage sheet that they provided, it wasn't clear that I was gonna have to pay for all the labor, electrical work, piping and things that would go along with replacing a water heater. That put me $1,200 out of pocket. They only covered the equipment and not anything else that is involved in replacing a heater to code. Their online claims process is very easy, but you don't get the information you need to understand your policy.
Thank you for taking the time to share your experience with us. We're happy to hear that you've had a positive encounter with resolving your washer issue and found our online platform user-friendly. However, we regret that your experiences with service providers and hidden costs for your water heater service didn't meet your expectations. The last two claims I've done with AHS was for the water heater, which was turned down. The guy told me that AHS turned it down because he put down that it's because of the fumes and it's my fault. AHS denied any compensation and I was on my own. Another claim was for the washer and I canceled that because the guy did not show up in time.
AHS is one of the biggest insurance companies for appliances. And the management is not doing a very good job to keep it in the right place. They should hire people that can speak good English. They keep asking the same exact questions. Every time they transfer me to a different person, they have to ask six questions confirming that it's me. It's very silly, basic questions that I've answered over and over. If there is also a chance that somebody can take care of the claims more timely, that'll make a big difference.

American Home Shield has been my home warranty for five years on the dot this November. Their service has been pretty great so far, because I've only had to call them about three times, and there's only one of those things that wasn't covered under the warranty, which I understood. It wasn't anybody's fault. They were quick to send the techs out for my claims and the ones who came out were pretty good. But the very first time I called American Home Shield for a hose that let the water come out from my furnace, the technicians ended up breaking that and never said anything. It took me two seconds to fix it, so it wasn't that big of a deal.

He was saying the breaker is not part of the plan, but when I signed up, American Home Shield didn't say the breaker will not be covered. They do that a lot. Last time, we had a leak. They said because it is in the main line coming in the house, it's not covered so the guy left. No one has done any work but they're charging me money.
I'm not happy with American Home Shield. They also don't send anybody immediately. It takes them three to five days sometimes. The reps are cordial but no work is being done at all. American Home Shield is a horrible company and I would not refer them to anybody. They have people that don't speak English and don't know what they're doing. The techs have come out 11 times and American Home Shield dispatched three different companies to my home because Astro kept telling them that the refrigerator couldn't be fixed. Finally, when my lawyer sent them a letter, they settled out with me and told me there was a clause in my contract that is very small, buried into a multi-page contract that I bought on the telephone, that says my maximum settlement on all appliances in a calendar year is $2,000. So, when they deducted everything that they did to service this broken refrigerator that didn't fix it, they sent me $209 and said that was all that was left.
I have AHS in my previous house for 18 years and in this house for three years. It's always a struggle with them. You pay your money in America, you deal with the Philippines and they refuse to transfer you back to the United States for a phone call. Filipino people are a wonderful group of people who know how to say sorry but I get no relief of any kind. As I tell people, AHS is horrible but they're better than the rest.

My microwave kept going. When I opened it to get the food out, the fan started up and I was afraid microwaves were coming out. That happened five times and I couldn't get it to stop, so I did a service request through American Home Shield's online platform. It was easy and I immediately got a text saying who was coming out. They were good about communicating. My only complaint is instead of replacing the 29-year-old microwave, they replaced this tiny $15 part called a door switch relay and stuck it back in. I made an incorrect assumption, thinking they would replace something because it was so old, but that was not the case. I paid the $100, which is almost the cost of a new microwave. In hindsight, I wish I had my husband look at it first. I could have saved myself some money.
The thing with the microwave was really aggravating ‘cause microwaves are so cheap these days. I understand American Home Shield's rule that if it's not totally broken, they're not gonna replace it, but it's $100 a month with another $100 for the deductible and I don't know if I'm getting my money's worth. We were discussing the other day whether it's worth it to keep it or not, and I don't know that it's gonna be cost-effective for us going in the future.
We've been with American Home Shield over 20 years, since we moved into this house. The coverage has come in handy with our pool, but if it's anything related to the air conditioning or the heating, then we might end up waiting days once they diagnose it to get a new one. There are also all kinds of stuff that aren't covered when they have to replace things with the air conditioning and the heating. Overall, American Home Shield has been a mixed blessing, and that's why we haven't let go of it yet.
Thank you for sharing your experience with American Home Shield. We appreciate your loyalty over the past 20 years and understand your mixed feelings regarding recent services. It's encouraging to hear that you found the process for submitting a claim and tracking it via text convenient.

It's fixed now but by somebody else did. I didn't go with them. American Home Shield denied their offer. So, I had to go with something else. I shouldn't be paying for AHS. Don't ever buy it. American Home Shield is hands-down the most misleading, incompetent, and unprofessional company I’ve ever dealt with. Their marketing and account pages use broad blanket statements that make it look like certain items are covered—but the second a technician shows up, AHS suddenly calls to cite some obscure line in the contract saying the repair actually isn’t covered. It’s bait-and-switch, plain and simple. The customer service reps are a whole different nightmare: untrained, inconsistent, defensive, and completely unable to give a straight answer. Every time I called, I got a different story. When you point out their contradictions, they get defensive instead of fixing the issue. It’s clear they don’t know their own policies.
On top of that, they’re borderline stalkerish with the amount of unsolicited follow-ups, yet somehow never available or helpful when you actually need support. This company is a waste of time, money, and energy. Save yourself the frustration—do not sign up with American Home Shield. They mislead customers, hide behind fine print, and deliver the worst service imaginable. Avoid at all costs.

I had a furnace issue. It worked last fall and I don't know what happened. I did a claim on American Home Shield's app, then a contractor was out within two days and our interactions were nice. I get along with anybody. The service guy found out that the issue was the heat exchanger. He picked that out from smelling the exhaust coming out the house and that indicated that the furnace was shot. American Home Shield replaced my furnace. They're good people and I highly recommend them.
Thank you so much for sharing your positive experience with us. Regarding the monthly fees, AHS increases every single year. Then if you call back, they'll decrease it back to a sufficient amount. It could be a little predatory how they do it, but other than that, I'm happy with the service.
The customer service was ideal. I had an issue regarding one of the reps the first time I put a request in. They initially charged me $100 for a tune-up instead of the correct $125, but promptly refunded the difference.
However, there’s communication barrier with the reps, because there are a lot of international people that leverage for the phone, so sometimes, their accent is hard to pick up. But other than that, the reps have been friendly. The contractors have also been pleasant.

My water heater went out on a Thursday. I filed a claim with AHS on Thursday. I was told that someone would be out to take a look at the water heater on Monday. On Monday, the assigned plumber showed up, took pictures, and sent them to AHS for review. I was told that I would not have a water heater until Wednesday. The phone conversation with AHS for approval was completely incoherent, as the person didn't even speak English. This service is a scam. I had three other plumbers out within 12 hours of the water heater breaking, and offered to help, but obviously at a higher cost. AHS does nothing but gum up the process so you don't file claims, and staff their phones with people from another country. I am cancelling this service, and I recommend everyone do the same. The assigned plumber was aware of their tactics, and offered me advice on how to get it cheaper and did a great job overall.

We received a non covered items quote from AHS for $2214 and when we asked for details they provided us with a list of items that were declined on the claim because it was "over the plan limit" ($5000). So we called the contractor to get details on the full estimate and the quote for the whole job is $2214. So confused we call AHS back and asked them to explain why the quote from the contractor and what they were trying to charge was the same and once again the same script and list was read off to us.
I asked for a detailed list of what AHS was covering and got an "unfortunately we can't see that" but "AHS was covering some parts." How can you see one list and not the other and if the quote is $2214 and AHS is "covering some of it" why is my out of pocket the same $2214? No one can explain to us what they are covering but are very quick to push the cash in lieu option. They lie about the reasons to not pay the claim so they can low-ball you on the cash in lieu option because it's always lower. AMERICAN HOME SHIELD IS A SCAM!

My current warranty is due to expire on 1/1/2026 and I thought I would give AHS another try so I signed up for their plan to begin on 1/1/2026. Then Choice made me an offer I couldn’t refuse and I attempted to contact AHS to cancel the start of their plan. Nine minutes on hold, 34 minutes talking to four different people and finally got an agent, barely English speaking, to cancel the plan but she refused to send me a confirmation and promised an email to state that. Five days later no email. Makes me glad I didn’t stay with them if this is an example of their customer service. I’ll keep a close eye on my credit card billing in January.

American Home Shield is good for what they're good for, but I would never recommend them to anyone because the contractors are bad. I also pretty much don't like the way they operate. I'm gonna continue to pay for it just in case somebody got something minor going on, but I'll say it'll be a bad experience, probably, every time.
I do my claims on the app. It is easy to navigate. I've talked to customer service plenty of times about the problems. So, it's easy to schedule something on American Home Shield's app, but they're supposed to contact you within 24 to 48 hours, and sometimes they don't do that. So, then I’ll have to call in and say, “Hey, what's going on? I placed this,” and to speed them up so that they can call the contractors and try to get them to reach out to me. The contacting them is friendly, but they're not helpful. They'll tell me, “Okay. I'm sorry, but this is how the policy is. There's nothing more I could really do.” They'll just be talking to you all day, but not say anything.
On their website, if I place it on Monday, they have up to like 72 hours to respond or come out. So, sometimes a contractor will call me as soon as I place the claim, probably like 15 minutes after. I had one incident when I placed it on Monday, and they finally called me on Thursday. And the lady had a leak. So, it was leaking this whole time. So, I had to get another contractor to do so and they got mad at me when I gave him a bad review.
We appreciate your feedback and hope you continue to enjoy American Home Shield and the service we provide! I would be glad to speak with you and assist with the service you have experienced.

I have tenants in the condo in Connecticut and they reported that when they were using the dryer, it was making this weird noise and there was this smoke coming from the dryer. So I opened a thing with American Home Shield and they sent out Sears to look at the dryer. When the technician got there, he said he wasn't authorized to look at anything besides the actual drying unit, and he wouldn't look at any of the ducts. So long story short, there was nothing wrong with the dryer then the technician suggested that we contact someone to clean the ducts and that the smoke was likely coming from ducts that needed to be cleaned.
After that, I tried to open another American Home Shield claim, this time to go look at the ducts. The techs who came out said that it was not covered and that I would have to go outside of American Home Shield to get someone to do that. And that was what we did. We cleaned the ducts on our own, and everything was back to working order. But I was a little upset because since American Home Shield didn't resolve the issue the first time, they should have returned my $100 service fee for going out there.
Other than that, I started the policy in September and I decided to get the service because I've had American Home Shield before. I've known other homeowners that have it and I wanted it more of a peace of mind-type thing, knowing that I have someone that I can call, that will go out and look at the thing, and fix it. There's an offset of cost that is also a perk. Unfortunately, it didn't work out this time with that particular problem. Also, when I first opened the service request online, American Home Shield routed me through someone besides Sears and I was advised that within 24 hours, the technician assigned to my case would contact me and schedule a time. But the vendor wouldn't call me and it was very problematic.
It took about four days before I finally picked up the phone and tried to call them, then I left them a message. Then, they tried to call me back once and they left me a voicemail, but then that was it. So, I got on the chat with someone in American Home Shield and I asked them at that point to have another vendor. The agent said they cannot because of the way the system is built and to give them until the next day to call me. I didn't believe it at all but I waited and it ended up being another week before I tried to call them again, and left them another voicemail. American Home Shield also tried to email them but they were unsuccessful.
When I came back and I got on the website chat function, I asked American Home Shield to please reassign the case to a different vendor and at that point, the agent said that we had to cancel the pending one and redo it again. That was when we got into Sears and I was able to get in touch with them within a day. So I was totally pleased and happy there. But because of the tenant's schedule, they were able to come out only the following week.
We also have American Home Shield at our main residence and we live in California. Something is going on with our furnace, we have a carbon monoxide leak in it, and we're waiting for them to give us an appointment to have one of their people come out and look at it. And I feel like we're going on three weeks waiting for an appointment. Then, earlier this year, we had to make a claim for a new water heater. We got the money and everything was fine. But in general, American Home Shield is very slow to process service requests and to get a vendor out.
Warm regards,
Marc

I have an American Home Shield with our Louisiana home and we've always had good service, never had a problem. When we bought our home in Texas, they wanted a copy of the home inspection because it was built in 1961. American Home Shield said our appliances were just too old, so we replaced them all out of our pocket. They also said that the air conditioners are older, but that eventually they'd have to be replaced. They never said anything to us that they weren't gonna cover it.
After some time, the AC had a problem. Home Shield sent out a service guy and fixed it. He did the maintenance and said that we are good for a year. So the same unit goes out, this time American Home Shield stated that the unit couldn't be replaced because it was too old. That's not acceptable. We've had American Home Shield for three years and we've done what we needed to do. They said that we weren't maintaining it, and yet they know for a fact it was maintained because they have the records. It's now caused a huge water damage to the top of our ceiling. We have mold now growing, and no air conditioning in the front of our home. Our home looks like it's trashed. I am on oxygen, we're not young folks. Thank God it's cooler weather. We don't mind paying a portion, but we're not paying for the whole unit.
I don't want to complain about American Home Shield because they are amazing in Louisiana. I've only had to use them four times and they've been phenomenal. Here, it's like pulling teeth to get and I'm sure somebody's out there ripping people off. When I call AHS, they listen. I try to tell them that I'm being aggressive but it's not towards them. It's just the situation that is of grave concern to me and my husband. We have an eight-year old child in the home. This is not professional.
We have two air conditioning units. When one of the outside units had to be replaced, they said they can't cover it all because of the age of the system. And I did say, “But you said that it was gonna be covered.” We didn't mind. We paid for the unit and they paid for the install.
With our water heater, they paid a portion and we paid the majority. We understand that we're gonna have to put money out. I'm very knowledgeable about my policy. I paid the monthly premium and I know that it's gonna be out-of-pocket cost when I call for service. But I can't see paying them every month, then paying for a service charge just to be told they’re not gonna cover it. If they’d told me at the beginning, we would have found a different warranty program.
I still recommend them to my family and friends when they're buying homes. I want more people to use their service. It really is an invaluable service to have, because over the long run, there are some major issues a house can have. But American Home Shield has always been good people. This is the only area I'm having a problem with.
We appreciate your detailed feedback and are sorry to hear about the difficulties with the recent service for your AC unit and the issues in Texas. We understand how important it is for our service to match the urgency and expectations of our clients.

The AHS agent I worked with offered a few months free before I had to start paying. Despite having this promise in black and white in an email, once I signed up, I was told differently. Then they sent a really crappy service provider. He took out a very bad old part to replace the part that I have problem with. He thought I walk away. He took it from his backpack, an old wheel from a dryer and he tried to wipe it and tried to put grease on it. He quickly put it in and he said, "You're not allowed to see what I'm doing." I called American Home Shield and told them. But it took a while for them to send me a new one. California Appliance came out and I was very happy with them. They were very professional and knew how to run their business. But with AHS, they failed to honor their commitments fully. When I approached them with the evidence and sought fairness, their response fell short.

We’ve been paying for American Home Shield for peace of mind, but this experience has done the opposite. Our over-the-range microwave timer display is so faded that the numbers are basically invisible. You cannot read the timer at all, which makes it very difficult to use. We called American Home Shield, gave them the full model information ahead of time, and were told to schedule a service call. We paid the $100 service fee for a technician to come out. After all that, they denied the claim, saying the microwave is “technically a counter monitor” and therefore not covered. That makes no sense for an over-the-range unit, and they already had the model information before sending anyone out and taking our money.
We asked them to reconsider. They sent a second person out, who agreed the display is not usable and you can’t read the timer. But American Home Shield still refused to cover it because, in their words, it “technically works” and still heats food — they just don’t cover anything related to the display or legibility. So we’re left with a microwave we can’t properly use, and we paid them $100 for the privilege of being told “sorry, it still heats.” If they knew they were going to deny it based on the type of issue, they should never have sent someone out or taken the service fee in the first place. Very disappointed with the way this was handled and will be rethinking whether this warranty is worth the money.
We appreciate your feedback and hope you continue to enjoy American Home Shield and the service we provide! I would be glad to speak with you and assist with the service you have experienced.

For months, my family and I have been left without a properly functioning fridge, and the experience has been nothing short of exhausting. Technician have been sent out multiple times, yet the issue remains unresolved. Each visit feels repetitive and unproductive. Communication has been difficult, due to a language barrier; making it even harder to understand what is being done or what the next steps are. I have not been given clear communication about whether parts were ordered, when they would arrive, or who has the authority to decide if a replacement fridge will be sent.
Being told that the company will “exhaust all options” before agreeing to replace the fridge is not acceptable. Meanwhile, my family and I have to throw away food that has gone bad, spend unnecessary money eating out due to a non working refrigerator. This situation has caused unnecessary stress and inconvenience. A refrigerator is an essential household appliance, and the lack of urgency and transparency in resolving this issue is unacceptable. At this point, a replacement should have already been provided.

My hot water heater started leaking. Initially, I found it easy to get approval from American Home Shield to hire my own contractor since their vendors only work Monday to Friday, and it was a weekend. The first representative indicated a $50,000 policy limit for plumbing, which sounded excessive, but I was reassured. However, when I later got an estimate, another representative informed me my policy only covered $1,500 for plumbing. It took another 24 hours for them to even begin the approval process, creating a lot of stress.
Complications multiplied when American Home Shield insisted on an itemized bill, which my contractor wasn’t able to provide, leaving me stuck in the middle. Even providing a tentative hourly rate was met with rejection, claiming $0 was more in line with the job description despite knowing this was entirely incorrect. Throughout this process, communication was cumbersome and frustrating – escalating to repeating conversations and misinformation on undergoing repairs. They even got this completely wrong, accusing my contractor of finishing the job when they hadn't done any actual repairs yet. It felt like being continually stonewalled.
I reached out to my realtor who connected me with a contact at AHS. After that, the turnaround seemed almost immediate with a different contractor, M&P plumbing, who was exceptional and commendable in their work. Despite finally resolving the issue, my rocky experience leads to mixed feelings – praises for M&P plumbing's service but serious disappointment with American Home Shield’s handling of the process. Overall, I can't recommend American Home Shield for their customer service.

The last claim that we had was for our dryer, which was just a week ago. It would make noises every time it would spin. The technician saw what the issue was, ordered the parts, which took two weeks, and then he came back, and was in and out in a flash.
We have recommended AHS to family, and they’ve joined AHS. However, my wife was quite disappointed and concerned that the prices went up. I know that she called but ended up having to take a second policy with a different company for the HVAC system. We had major issues with the boiler or heating before and so, it’s a backup insurance.
Thank you for sharing your most recent AHS experience. We hope you continue to enjoy the customer service to ease your home repairs.

We were with American Home Shield for 20 years and then we moved over to this house and got the new contract. The house was built with an ice machine and unfortunately, periodically, it would break. It was covered on the policy. This year, I called it in and when the rep came out, he said they don't cover freestanding. They only will do the refrigerator that contains an ice machine. So, we never used that because we use our ice machine. When I finally got through to someone, they told me that my contract no longer covered that. I was not aware that it didn't. That wind up costing us $700, and we took care of it.
When the AC went out, the guy said the issue was a coil but my contract doesn't cover that and I have to pay. He started throwing all these numbers at us. AHS offered us a settlement, but they said they would not cover the unit. That was what really upset my husband. We still wound up having to pay almost $3,000 to repair our air conditioner, which we were gonna do because no one wants to be hot. Our main concern is why are we paying for warranty when we're paying for what happens to the appliances when they break, and then we have to pay a copay.
I've spent over almost $4,000 on things that I thought were covered for paying over $1,200 a year for a policy for. The warranty is not honoring it. So, it makes more sense to save my own money since I'm paying for my own stuff anyway. This morning, I called to cancel and they wouldn't even let me cancel. I have to call back. That solidifies why I don't need to do business with them. It's frustrating.

American Home Shield is better than Choice because I have had AHS in that property for a while on and off. When I moved into my other place, I got Choice. They were the worst. However, AHS has not been great. Sometimes, they are. It's not the worst, but they've gone downhill. I wish there was better customer service. I had a call on a Saturday while I was at a funeral that my tenant's air conditioner thing was out. I called AHS. I ended up speaking with somebody in the Philippines. It got cut off. I called again. However, I don't have time to sit all day and be on the phone waiting for somebody to answer and it possibly gets cut off. I called the next day to get somebody out. I thought of not renewing my policy. So, they gave me these two free service credits. I asked them if they could send somebody out. They had to verify the service credits.
I get that people are using these call centers in these other countries because it makes life easier. But it is condescending when somebody reads off of a script and says, “I'm sorry you had this problem and la la la.” You can book stuff online, which is easier to do than talking to somebody. But because I had to talk to somebody about my stupid credit thing, that was a nightmare. That should just be on my file. I should be able to book a service when I need a service. Sometimes you just need to get service faster than four days.
They were supposed to call me back in an hour. They ended up not calling me until the next day. By then, it had been two days without the air conditioning thing. I called a local person and had them deal with it. That was what a service fee would cost. Capital Cooling could have done what I needed but I couldn't wait four days because I'm not living there. When I was on the phone with them, already super annoyed, I said, “Why don't you come out and just do the heating check?” They did.
This year I had to buy a new dishwasher because the thought of going through what I went last year with them, I'm gonna have to spend $800 in therapy, either that or buy a new dishwasher from Costco, because the whole experience was stressful. The people that come out, most of the time, have been good. It's just this one time with this dishwasher guy. He came out three times. He took the dishwasher. It was gone for a month but they didn't put it in right. I had to pay somebody to install it correctly. But within a year, the dishwasher broke again. I called AHS. I said, “Y'all need to just replace this dishwasher because something's clearly not right.” I told them I'm gonna call Costco and buy a new dishwasher because I couldn't stand it. I had to pay $125 to have it sealed because it's these tenants. I wish they could escalate it to somebody in the United States who could understand it better.
The contractor did that service where they come out and check your heater. It was a service that they offered when I signed up annually. I had this done last year. I said, “Let's do it again.” I called American Home Shield. I'm not crazy about them, but this is the one good thing that they offer. I said, “I'd like to take advantage of this.” So, they came out and did it.
I don't know if I'm gonna renew AHS because I don't trust the system anymore. Any time somebody comes out, it's $125. When I had to get that air conditioner guy to come out right away, he was $180 for the visit. The amount of aggravation and time, that guy was worth it. However, American Home Shield should have at least given me $125 back because I had called them multiple times, did not get through, had to wait for somebody, they didn't call me back until the next day, but I had already got it done. I could have waited a day or two. But I called multiple times on a Saturday and got disconnected, and called again and had to wait to get the approval for the free service that I was supposed to get, and they said they would call within an hour but didn't until the next day.
Thank you for providing AHS with your valuable feedback regarding your recent experience and the repairs completed under your contract coverage. We appreciate your input and are glad we could assist you.

Allure, the contractor, was professional and fixed the stove properly. There were no scratches or dents. They did a good job. This is my third claim with American Home Shield and the company that came out was more knowledgeable than the first company that repaired the refrigerator. I wasn't impressed with that company because they were supposed to repair my ice maker, and by them taking it apart so many times, they broke the pipe that goes inside the ice maker. Then, they left me high and dry, saying it was my fault.

The repairman said he changed two different things including the compressor. Then when he finished, he told me that I needed a compressor reducer. He said the air would come on and off so it wouldn't work all the time. He also said it wouldn't be covered by American Home Shield. He wanted to charge me $350. I told him I didn't have $350 so he went down to $250 then to $200. I told him I still couldn't do it. I ended up calling my friend who's an air conditioner specialist and he said he'd never heard of a compressor reducer. I called them back and told them that the issue was not fixed. I had been waiting over a week for them but they hadn't responded. They finally responded yesterday. The repairman called me and said he'd be out here in about 30 minutes.
At first American Home Shield said they were gonna send out another company. But they were sending not only the same company, but also the same person back even though I told them I'm not comfortable with that person. I've also called American Home Shield for my washer twice so I had to pay twice for that situation. They replaced it, but I had to pay the difference on the unit. Additionally, every time I call American Home Shield, I still have to go through three different channels to get to the right people. I don't like that. I also can't understand their English and I got to keep on repeating myself.
I understand your frustration regarding your most recent American Home Shield service experience. I would be glad to speak with you to further assist in a resolution.

The fan on a rental property wouldn't go on. A repairman came out to fix it but he couldn't get it on. We were sitting there talking, and he was playing with it. He flicked it with his hand but it didn't work. Then he did it again and it turned on. He said it didn't need to be replaced. What I didn't like was he said I gotta do some code upgrades but I don't need to do that. It's just how they make their money. But he got it fixed so I gotta give him credit. If I go there next week and it's fine, he saved American Home Shield money. The problem is I only have 30 days. If it goes out in 60 days, I'm in trouble because then I gotta call back and pay another service fee. But I liked the company. Their communications were great.
Right now it's easy to submit claims with American Home Shield. Five years ago, it was impossible. But they've improved and done a great job. They also have a video feature where you can show them what the problem is and they'll help you. That's awesome. I also like American Home Shield because they try to fix things. I don't want anything replaced. The new stuff today is not the best stuff. They don't last as long. When they can fix something, that's great. I had a refrigerator and the ice maker went out on it. I asked for them to get it fixed as it was a great unit. They couldn't, but I gotta give them an A for effort for trying.
I encourage people to get American Home Shield. It's a great plan for the most part. It give me peace of mind. I've got my mom and dad to have policies with American Home Shield, and they've had them for years. I would continue getting the home warranty for my personal residence, for my family, and for my rentals. I always check the contractors out and I've noticed that they all have high stars. American Home Shield has gotten rid of a lot of bad people, which is good. They also have gotten a lot of companies that want to make sure that the customer's happy so that their star rating is high. I like that. The only disadvantage with American Home Shield is them allowing contractors to try to do modifications and other stuff that don't need to be done.
We appreciate your feedback and hope you continue to enjoy the coverage American Home Shield provides!

This is a dangerous situation given that carbon monoxide can enter the house. Since the furnace still worked, they would not do anything. This is unacceptable.

I've been with American Home Shield at the beginning of 2022. Cecil & Sons usually does the tune-up for my AC and the heat system. They come once during spring to check the AC and they come once in fall to check the heat. I'm always happy with them. They are a really reliable small family business and I trust them. Most recently, I had an issue with plumbing. I put the claim online, but I had an issue with the claim and all the follow-up was mostly done by phone. My plumbing claim was not resolved, and American Home Shield just canceled my request. So, I had to fight. I was not very pleasant. I told them that it's not professional to cancel a claim based on what they want without informing their client and I left it at that. I was so frustrated.
Overall, when they send a contractor that is excellent and professional, everything is fine. When they send a poor rep, that's when the problems come. They try to not replace anything. They try to fix things as much as they can. I'm keeping the warranty because I have an old house and I don't have a choice. I'm a fair person. I can understand both sides. So, I understand they can be useful. The tune-ups are free. American Home Shield is giving me two free tune-ups a year, which normally would cost me $125 or $200. I can't complain about that. But if I could do without a home warranty, I would because it's not to the level of quality of service compared to what I pay for.
When something is right with the service, automatically, they send the satisfaction survey. As soon as something goes wrong, magically, they forget to send you the link. I was expecting to receive the link to the survey because I really wanted to give my feedback about that whole experience that was really awful. I wasted tons of water. My water bill is going to be a nightmare. They never came to fix the leak. That was annoying, but I never got the survey.

The contractor originally came out to get the unit up for the winter heating season to make sure everything works fine. The tech did it last week. Three days later, it got cold and the unit didn't turn on. I called American Home Shield back and they said, "Okay. We'll put the request through." Four days later, the same company and mechanic came back to the house, went upstairs to the unit, looked at the unit, and realized within 30 seconds that he never turned the gas back on to the unit when he was there four days earlier.
It was a big deal at the time because I had my grandkids there and it was cold in the house. It was upsetting. But it was only for one day. We dealt with it. That was my main concern. I was charged $130 for a home visit fee for the second time that they came back. When I called AHS back and explained my situation to the rep, she put me on hold for one minute, came back on, and said, "I can't do anything for you. That was a legitimate charge." I immediately told her, "Either you didn't listen to me or you don't understand. I wanna speak to your manager."
Two days later, the manager called me back and said, "You shouldn't have been charged." It was ridiculous that the rep couldn't make that decision herself. It almost sounded like she was from another country. I had to go through all the steps. It was a legitimate mistake that the mechanic made. He immediately apologized, turned it back on, and got out of my hair as quick as he could. I appreciate that. Because I worked in the field myself and I know how it is. But it was the stuff after the fact that I got pissed off at.

American Home Shield is a very good company and they tried to help me with my claims. They take my concern and try to do it for me. After I request a service, everything is supposed to be finished within a month. But when I requested for the maintenance service on the refrigerator three months ago, the techs didn't finish it and it has not been done. Another thing is, AHS doesn't have good contractors. Those who come in my home and fix things are not good except one guy from Alpha. Recently, United Air brought the washing machine to me and they were not cooperative. Last time they came, they didn't want to turn the valve because they have the policy not to touch it since it has rust. But I talked to AHS and they sent me someone else who didn't find anything. He cleaned up and did a good job on that. Everything was good and the unit was in working condition.
The same thing happened this morning. United Air's techs told me they didn't want to touch the washing machine but there's nothing bad in there. So, I turned off the valve by myself and I took out the cable from the valve because I didn't want to touch it and they were not cooperative anyway. Next time, I don't want them to come to me. There were three companies who came to see the washing machine and they couldn't fix it. Finally, Alpha company came and they're the one making the final decision on that.

I've had American Home Shield for 14 years or so and this year has been the worst. We had a plumbing issue and the first plumber came in and gave the wrong diagnosis. So we got a second opinion. They came in and replaced the shower valve because it was leaking. The issue was fixed, but I was without water for over a week and a half and they said the work that was done was a modification even though nothing was modified. I sent them before and after pictures showing that there was no modification made.
The contractor sent me a receipt that said $400-plus for a modification and I paid that, but there was no explanation whatsoever of this modification. I said, "Can you at least put what pipes, sizing, linear feet of pipes, type of pipes, whatever you modified? Explain it." Nope, it just said modification. To me, it felt like the contractor just wanted to put something different on his diagnostic so he can get me to pay something out of pocket.
There is no other way to replace a valve but to open the valve, and to do that, one definitely has to open the pipes. There's only one way. The contractor said, "Oh, no, my manager said it's a modification." It was just the shower valve that had an issue, but I had to come out of pocket for something that they're still hiding behind the bushes. I have a feeling that American Home Shield and the contractor are both in bed together. American Home Shield hasn't given me a clear explanation why they considered that as a modification and not a replacement if the part is actually covered. They said, "We're gonna run it through the authorization department. We'll get back to you." This has been open since last week. I emailed them this morning, but I haven't heard back.
Calling American Home Shield is not the greatest experience because I want to speak to someone who is from the authorization department or a supervisor. Usually, I just get people that can barely understand me, and when I finally get a supervisor, if I get that, it's after an hour and a half of wait. I have all those conversations recorded and I got the emails. I'm just waiting for them to get back to me to see if I'm going for legal action or if they're gonna resolve it. American Home Shield came through for the past year, but this last time is probably gonna end up in court.

My husband and I are senior citizens in our 80s. I'm 79 pounds and he's 104 pounds. The handle of our shower come out. We couldn't put it back. So we called American Home Shield. The first plumber had the nerve to tell me, "Oh, I may have to go under the wall for it, so this is a lot of work. I really don't think we should do it." Then he said in the presence of another individual in my house, like almost as a joke, "Oh, this is not regular wear and tear. You all have put too much weight." I told him, "Look at our hands. Do they look like we have the ability to open a jar, let alone break it?"
American Home Shield, very graciously, and I am thankful to them for that, sent a second plumber. He stood there with my husband and me and our house manager and told three of us, "Oh, this is absolutely normal wear and tear. We know. And I see you guys. There's no way. And I'll let American Home Shield know, and we'll get it fixed." Then nothing happened. I kept calling and calling, and then I was told, "Oh, you know what? The second plumber also confirmed that it's a regular wear and tear."
I called the second plumbing company twice, and the guy said, "Oh, I'll check with our plumber and get back to you." I said, "I know what your plumber told me. I have a witness, too, apart from my husband. So, please don't change your story." He said he would call me. But he never returned my call. I called American Home Shield a few times and told them, but nothing happened. But each time I called American Home Shield, the reps were so nice and said, "We'll put it back again. We'll let our leadership know."
The reality is my husband and I, fortunately, can spend a couple of hundred dollars, which we did, and got our own plumber. He is an experienced guy with hundreds of 5-star reviews. He fixed it for 200 and some bucks. I bought a part for him, and that was extra. But my frustration is we've been American Home Shield customers for about 30 years, and this is how they treat us? How do they vet their subcontractors? Are these people professionals, or are they deceitful and liars? It is of grave concern to me that they can twist the story like that, so they don't have to pay.

We have our furnace and air conditioning serviced every year to make sure that it's running properly. We do tune-ups and our person found an issue with the capacitor, so we called American Home Shield to come out. We had three technicians. The first one found the same issue, but with the way he wrote up the report, the claim was denied. AHS sent a second person out and he could not see anything wrong with the unit. AHS sent out a third person whose camera was broken, which doesn't make sense as to why they would send out someone with a broken camera. He said it was the same problem based on how other things were, then he wrote it up, but with how American Home Shield asked their questions, the claim was denied again.
When I said, “We're gonna go back and fight that,” the customer service rep laughed and said, “Good luck.” I said, “You put it in that a possible reason could have been the capacitor” and the lady said, “We wrote in there that it was broken. It was unsafe.” They said they asked for multiple reasons as to why this happened, so the tech gave a couple of reasons as to why it would happen and those reasons were why the claim was denied. That was exactly what was read to us as the policy. They read the full report and used that to deny coverage two times. “You can't do it because it's worn out,” but there was not a possibility that there was an issue with the capacitor. They asked a leading question, then turned around and used that leading question against us.
Up until this past week, we have had American Home Shield for 15 years. This is our fourth home that we had them. I submitted service requests online and it was easy. However, the customer service is very frustrating and that is why I stopped being an American Home Shield customer. All the customer service did was read the policy as to why our claim was denied, and I get it. They have a book in front of them that tells them that this is what they say, so that's all they did. There was not any customer service until I went to the next department where they were trying to talk me into not leaving as a customer.
I'm older and I've been married for 45 years. We've moved a lot recently and when we sold our houses, we automatically purchased an American Home Shield policy for the next people to offer as we moved, because we believed in it. We've only had three claims in the entire 15 years that we've been with them. So, it was not like we were trying to get an entire new everything.

But it took me four days to get somebody to go out and check. When I talked to American Home Shield on the phone for over an hour and told them about the urgency of the plumbing problem, they sent the vendor out without the correct information. So they didn't bring the right tools. We just kept losing time and I couldn't wait anymore. It was too bad because it was a $34,000 job. More problems were being created because of it. It wasn't a fun process.
When I spoke with American Home Shield, they said, "We're gonna have the plumber call you." Then the plumber called me. I had to hire somebody to give him access to be there. Then when the plumber was there, he called me and I told him what the problem was. He said, "Well, I didn't know any of that." I said, "Well, why wouldn't you?" He said, "Did you tell us?" I said, "No, but I told the insurance company for over an hour." He said, "They didn't explain any of that to us. They just said plumbing problem. That was it." So an hour of conversation and all they put down was plumbing problem. I did not like American Home Shield and I would not use them again.

I understand costs keep increasing but AHS doesn't offer good products as replacement. $100 to repair 3 items only and 1 type of repair. When trying to cancel the operator was pushy and I had to start yelling to get the cancelation done. Kept trying to sell a reduced price and free months. She just kept talking until I threatened a lawyer.
I understand your frustration regarding your most recent American Home Shield service experience. I would be glad to speak with you to further assist in a resolution.

The technician that was sent out for my HVAC system agreed with me that the issue was normal wear and tear, but then when he made the report, he made it sound as if we had misused it or mishandled it to where it was not gonna be covered. I was at a loss as to why he would say that it was normal wear and tear or agree with me, and then flip the script and make a bad statement on our part. It's only a two-year old system and going forward, it would not be covered because of his report.
I called American Home Shield and reported this situation. They said they would send someone out. However, if they sent him out and his report wasn't sufficient, then they were gonna charge me another service fee. So, I told them I'm not willing to take that risk and I would just do something different down the road. They did offer me a credit in the form of monthly payments. They told me it would be a refund, but it ended up being a credit towards my monthly payment on the service contract in the amount of the service fee from the original claim.
The part wasn't fixed because the technician really did me dirty. However, I don't want to use that company again. AHS said if I ever had a claim on HVAC, it wouldn't be that company. I don't know if that's indicative of the whole company or if that's indicative of the technician they sent out. Either way, it's not worth the risk. There's lots of HVAC companies. I'm gonna get my problem fixed eventually on my own, but not through that company or through the home warranty because it's expensive.
We appreciate your feedback and hope you continue to enjoy the coverage American Home Shield provides!
Thank you,

When I tried to have American Home Shield find another appliance repairperson, they said there was no one else available. Why do I bother having AHS as a warranty coverage? It was six weeks. I eventually had to hire someone outside of the warranty coverage, pay $300 to have it repaired. They had to do a lot of repair to what the initial repairperson did, because he broke a bunch of stuff on the microwave.
I'm an easygoing person. I'm mellow if I would allow it to go six weeks. I've never been treated so rudely and disrespectfully. It became like I was an irritant to them. How dare I question them? When all I asked for was my microwave to be repaired. It was an awful experience. There was an obvious disconnect between them and the appliance people. They said I did not reply to the email request to schedule an appointment which was not accurate. I waited for a part to be delivered. It was not delivered, not even ordered. Something happened somewhere on their side.

I reached out to American Home Shield for assistance on a heating issue. They sent Air Doc Heating & Air Conditioning to assess the problem. They said the system required a replacement which would cost about $1900. I was told American Home Shield would cover the rest of the expenses. Then when I saw the quote online, it was 3,500. I was trying to figure out why it was so much. They tried to give me a buyout. If you go to Home Depot and try to buy a furnace, the lowest is $2,000. AHS offered $600. What they offered did not make sense. They transferred me to somebody to talk to on a certain day to find out why they were only offering $600. I was told it was because they buy in bulk. It just didn't make sense to me. What I did was I installed their bad parts.

I had a leak regarding my kitchen sink, and I couldn't shut it off. Tom Nelson Services fixed the issue of the leak. But all the dude did was put some PVC glue on the drainage pipe, which is a temporary fix. I also advised them that proceeding into the future, I need assistance with a shutoff valve for the sink, but they never replaced that. They also didn't follow up. AHS provides a great service and they provide manageable costs. I just don’t like who they contract to.

The AC stopped working upstairs and we had a company come out and tell us what was wrong. It ended up being more than we thought it would be to fix. So, we said we would just go through our warranty with American Home Shield. They sent Advanced Comfort Solutions and the tech diagnosed the same problem. They said that they had to try repairing the AC first instead of replacing it. They tried to repair the leak in the evaporator coil and fill it up with Freon. Predictably, it worked for an hour and then the leak happened again. So it stopped working. They planned to have someone come out and replace the evaporator coil. Then, we got a call stating they're gonna come out and re-attempt to repair it and fill it up with Freon again. We told them the AC needed to be replaced. It was a simple solution.
American Home Shield tried to get in contact with the contractor to see what was going on but no one could get a hold of them. We got the approval to get a second opinion. Then my wife finally got a hold of Advanced Comfort and the guy started screaming at her on the phone because she was upset with how it was handled and she told him that. AHS shouldn’t use this company. It sounds like they didn't want to replace the evaporator coil. It's about to get cold and they were waiting for the cold to come in and we would forget about it. If anything, AHS is the one that would have an incentive to play games. But they don't seem to be.

The service with Elite Home was very good and positive. The technician was very informative. He was very assertive with his information that he was able to provide for us in the service that he was performing. He came out in about two days from the time that we put the claim in. The washer was irreparable, and they had to replace the entire unit. He said a bracket that was holding the tub in the washer wasn't available because it was a little bit of an older model. We did the claim online to American Home Shield. It was simple. We've done it before and it's actually improved. Before, it took a little more time. Now, it seemed more swift. We were told that it was gonna be a month before we got a replacement, but it ended up being a couple of days which was great. Overall, American Home Shield has been really good. They've taken care of us. They're as advertised. I've referred several people to them. They're spot on with their service.

My pool pump and my ice maker went out both simultaneously. I submitted a claim online then the tech came out. But I had to do an appeal because I got denied. They had to send somebody out as a second opinion because of what the guy wrote the first time. He said the pool pump was submerged underground, which it wasn't. It was on a cement slab. I get where he was saying maybe it needs to be raised up. But that's something that I would have to do and take care of. It has nothing to do with the pool pump. When the second guy came out, he wrote up exactly what he saw and talked about the pool pump only and everything was perfect. They were able to get it fixed. They had to replace the pool pump because all the bearings were bad inside of it. It was a very seamless process with AHS. Even having to go through the second opinion wasn't that difficult, but it just took more time.

West Coast Chief Repair, the contractor for the the dishwasher that wasn't working, was good to work with. They were very efficient, responsible and professional. They're one of the best companies that American Home Shield works with. Most of them are disasters. But with West Coast, they call and set the appointment right away. They call before they arrive and let you know what's going on. The communication is great and my tenant was pleased. They left, ordered the parts, and came back. I was pleased with them as well.
We've had American Home Shield for over 25 years and it got to a point where it was a disaster because most of the vendors they were working with were dishonest, incapable, and unprofessional. These people are con artists, and American Home Shield would send them to people's homes. I was also extremely displeased with them because they raised the rates but didn't offer anything. Many times, I would call the people myself and pay for the service because I couldn't waste my time and my tenant’s time having them send these terrible people. But they're trying to improve the quality of the vendors. Arsenal Plumbing and West Coast Chief Repair are two companies that send professionals, and they're there to resolve the issue. All the other little ones, all they do is charge for the visit but do nothing for us.
When it comes to customer service, I deal with a concierge. Otherwise, it would be impossible. You would get these people overseas where you barely understand what they're saying. American Home Shield needs to get people who are a little more competent in the English language and knowledgeable. They're saving money, but they're not making our lives easier, because we cannot communicate with them.
I have some properties that have high-end appliances, so I need a special vendor who is certified. They will say the vendors are all certified. We set the appointment and they come out but they tell my tenant they don't work on Viking or Thermador and leave. They waste everybody's time then they do it again. I have to call my own person because my tenant needs the service, and American Home Shield will not guarantee that they will send a person who's competent. Their website is unreliable as well. They schedule you with the worst vendors. Then you can't get out and you pay the deposit.
I've seen the downfall of a company that was fantastic and offered a much needed service in a very competent and professional manner. Then they started cutting corners and they became this company who offered nothing but headaches. Now I get the sense that American Home Shield is trying to redeem themselves and regain their customers. They're trying to hire better vendors. But it's yet to be seen whether they will actually follow through and become a reputable company again.
We appreciate your loyalty over the years and your optimism about recent improvements. Our goal is to continue earning your trust and delivering the dependable service you expect. If you ever need assistance, please don’t hesitate to reach out—we’re here to help!

I had my appliances checked - my washer, my dryer, my fridge, and my dishwasher. Allure said that the dryer and the washer were fine. I was asking them about certain aspects. They didn't go into detail. They said it was something else.
For the refrigerator, the freezer section’s drawer wasn't opening and shutting properly. When it would shut, it’d leave a gap. They said they had to replace the track. In addition to replacing the track, there was a little gear in there that was supposed to be replaced. The gentleman replaced the track, but he never replaced the gear. He told me he had to go order the gear. That's why I don't agree with those Zoom type first inspections because you're not gonna see everything that you need to see in person. Now I have to wait for an additional call for them to come back.
I had asked them about my dishwasher. Because the first time, when the initial call happened on Zoom, the dishwasher wouldn't power on. They told me I have to have an electrician come out. An electrician came out and looked at it. We just learned it was plugged into the wrong outlet. Then there was no water going to it. So, we powered it on. I made sure the water was on under the sink that led to the dishwasher.
On that day when the gentleman came to change the slide, the track for the freezer, we checked the dishwasher. The dishwasher not only powered on, but the water came out. He said, “Okay. It's all good.” I don't know if maybe the water pressure needed to be built up for the dishwasher, but he felt like it was all good. He finished the track for the freezer. He was gonna order the gear and left. I left the dishwasher going. When I left the dishwasher going and went back into the kitchen, there was water all over the floor. I called him. He said I had to call AHS. They said they were relaying it back. So, whenever they were gonna come do the gear, they were gonna check out the dishwasher.
Then theyy had called me and wanted to schedule for them to come change the gear. I said, “What about the dishwasher?” He said, “Oh, no. You need an electrician to come out for a dishwasher.” I said, “No, I don't. The electrician's already come out. That's already taken care of.” He put me on hold and when he got back, he said they couldn't do anything about it. If I wanted somebody else to come out, I had to call American Home Shield so they could call back and send me somebody else because everything was fine on their end.
It was a couple of times of back and forth with AHS. I finally got a rep and she was polite but snide. She said, “Let me tell them to close this off, ‘cause we can't move forward unless Allure closes whatever they need to close off.” She said she was gonna put in a new ticket. She said, “I just want you to know that we’re gonna send somebody out. But if they come out and nothing's wrong, you're gonna have to pay for it.” I said okay. They sent Hotshot out and they saw it was a leak. They fixed it. I haven't had a problem since. The tech was also friendly and came in and took care of their business right away.

The technician who came out for my HVAC tune-up came without a camera. He didn't look inside the HVAC. He checked the connection and changed the filter and was gone. That's not HVAC tune-up. I can do that. This is the fourth or fifth time I have done that. I have asked technicians to come for tune-up, and they come with camera. They look inside if there is any crack rather than just sticking outside. This guy came and he just looked outside and checked the flame. It's burning blue so that means there is no CO2 emission. That was his analysis. He just came to make sure that connection is okay. It was not effective enough. HVAC tune-up means that you check inside completely and if there are any parts which are going to fail. This guy did nothing.
If I talk to a representative at American Home Shield, they're really good. They try to resolve the things. They're really professional and they try to explain things in detail. Whatever question I have, they respond quite well. However, there is also a long wait time. I understand that there are so many customers that might be calling at the time. But they could have an option like if the call wait time is 20 minutes or 30 minutes, they would be able to call me back, rather than me hanging on the phone for 20 minutes then getting into a call with the representative. Plus, the menu option is not clear. If I just want to speak directly with a representative, there could be an option to do just that rather than going through some 10 menu options. Another thing is the service call fee is pricey. Every time they come, even to change a bulb, it costs $125.

We had a recurring plumbing issue. The people that came out to fix it originally refused to fix my kitchen sink. Another contractor came out and said they were fixing something. They fixed it but it only lasted a minute. Then they came out and said they couldn't fix the other thing. After I gave them a 1-star review, they refused to come out to my property based on the fact that I reviewed them poorly because they did a bad job.
Attentive Plumbing came out and fixed it in a shorter amount of time than it took for the previous company to decide how to figure out how to not fix something. They are are good guys. They are nice and responsive. Those other people could have fixed it when they were out, but they spent more time trying to figure out how to not cover things. It was also very frustrating for me because American Home Shield could have given the claim to Attentive Plumbing. I had to wait a couple more days although they could see in the record that the other company already denied me once.
When I first put the claim in, American Home Shield had to reassign it and do a new thing. I paid the service call twice. I told them what needed to be fixed but somehow, the wrong thing came on the work order. American Home Shield told them to see if the contractor can just accept the new one. But they refused to accept the new thing and take off the old thing. I tried to fight American Home Shield to reimburse me, but they never did.
I'm considering just canceling American Home Shield. For the $160 I spend a month plus the $125 fee, I might as well just save my money and pay the full amount when there is a problem. Unless you have the right vendor, a lot of them just spend more time trying to figure out how to not fix something. I've had American Home Shield for a long time, and it's not been a great experience recently. It seems like every vendor is looking to not do anything. They're lazy and have all kinds of stories, and I'm stuck paying the $125 service fee. Having American Home Shield is not worth it anymore. Half of the time, nothing's covered and a lot of time, the contractors want me to pay on top of what I had already paid American Home Shield. Also, I normally get a non-English-speaking person and they don't understand. There have been all kinds of miscommunications which have happened then it would fall on me, which is awful.

We got assigned a couple of people who never turned up, but the last person who turned up was from Plumbing Pro. He got it repaired for us. He was very professional. Everything is working well now.
I have been a customer for AHS for more than five years. In between, I tried a different company which didn't work out well, so I just came back to American Home Shield. The customer service is really good. If they say they dispatch within 24 hours, they did make them send somebody within 24 hours, which I really appreciate it. They assigned out Fast Response Heating & Cooling, LLC and the lady that scheduled the appointment was willing to work with me. They were here on October 30th and the 30-minute call ahead helped a lot. Then, the young man who came out and serviced the furnace was very pleasant.
At this point, I like American Home Shield's service, that's why I've kept it. It really helps when emergencies arise and having to find someone to service whatever is needed. When I've had to speak to a customer service agent, it went well enough. Sometimes it was difficult in understanding them when they were speaking. They have an accent but I was able to communicate with them and we were able to resolve the issue or do what I needed done. I wish there could be improvements on the cost of things, but that is life. It used to be $50 for the service call, then it went to $75, and now it's 100. Then, my monthly plan is now up to $123 and some change. Other than that, I have recommended it to friends and family. Just to be able to pick up the phone and make that call is a help, especially when things have gone out of their warranty when you bought them.

He demonstrated what I need to do in the future to prevent my element burning out and how to open my microwave properly. He did a great job. American Home Shield has been great, too. When I put in a claim, they do my deductible right then and there, so I don't have to worry about paying any more money.
We’re also glad the payment process was so smooth and worry-free. Your feedback means a lot and reflects the level of care we strive to deliver.

My garage door was making a banging sound on its way up. The repairman told me that it needed some new wheels and the track needed to be realigned. It was too close to the wall. On top of what American Home Shield charged me, he charged me additional $565 but didn't fix the problem. It's still making the same banging noise. When I brought that to his attention, he said I needed a new garage door opener. Spending $565 on top of whatever the home warranty company covered meant the other $700 to $800 was labor for two hours, which was ridiculous in itself because I figured the wheels that he replaced may have been 100 bucks. I don't have a problem paying, but if I'm paying you money, I want my problem resolved.
American Home Shield doesn't cover half the stuff that's wrong. On another claim, we had a bathroom faucet that was leaking. American Home Shield sent a plumber out and he came in with some type of grinder because he couldn't get this valve loose. He cut a hole in the pipe then he blamed the hole in the pipe on me. I ended up contacting the local news and the local news reached out to American Home Shield. We made an agreement that they send an independent plumber out. If there was any way that that plumber determined that that crack in that pipe was not caused by him cutting it, I would pay the plumber and the repairs. The plumber was here for two minutes. He said, "There's no way you did this. There's no way this was already here." He did that then turned around and said it was like that when he got here.
American Home Shield ended up sending another plumber. We had to cut a hole in the other bathroom wall to get to this valve. The other plumber fixed the leak and replaced the valve. American Home Shield paid for that and they also paid my neighbor to patch the wall. It was a good result but we shouldn't have had to go through all of that.

For the most part, American Home Shield is a good company to work with, but like a lot of companies, they have their downfalls as well. A lot of their representatives, when I call, are really good at communicating, and they understand exactly what I'm saying. Sometimes it's hard to understand some of the people that I talked to on the phone because our languages are different. Sometimes, I don't think they fully understand some of the things that I'm trying to say.
I've been with American Home Shield for quite a while. My wife and I had them as our home warranty years ago. After my divorce and when I bought my own place, I just kept them. The biggest issue is they work with not well-known contractors, and a lot of times, it takes them a long time to get back to me to schedule an appointment. There's been many times I've waited days and haven't gotten phone calls back, and I've had to reach out to them.
Some of the coverages are very weird, too. For instance, when the pipe was leaking inside the wall and it damaged a lot of the drywall on my wall, they paid to have the pipe leak fixed, but they didn't pay to have the drywall fixed even though the drywall was damaged because of the pipe leak. I ended up paying extra money out of my pocket to have extra drywall repaired, which doesn't make sense to me because the drywall was damaged by the water leak that American Home Shield covers. All they said was it's not covered under my plan. So, they're just gonna come out and repair the water leak and leave holes in my wall and wait for me to come up with the money to have the drywall fixed.
Another thing is I haven't had a lot of things that I've had to have repaired, but their service fee is 125. I had a pipe in my basement where the dirty water drains out. They got clogged up, and I have a guy to come out here and just snake it out quickly. He was here for 10 minutes, and he was out the door, and it was 125 bucks.
We appreciate your continued trust and recommendation despite these frustrations, and we’ll keep working to make your experience smoother and more transparent. If you ever need assistance, please don’t hesitate to reach out—we’re here to help.

I had an issue with my fridge and another issue with my range hood. I went online to submit a ticket to American Home Shield. The website was helpful and easy to navigate. I was told J&W Home Repair will come out. That company called me. I had the technician's phone number. Once we set the appointment up, the experience was good. The tech told me the issue with the fridge that was causing it, and he had to order a part. Then he gave me a fix for the meantime before the part arrived. Once the part arrived, he came over and he fixed it in 10 minutes. As far as the range hood, he figured out that there wasn't any electricity going to it, so I needed to get an electrician.

I had a gas leak in my house so I put a ticket in with American Home Shield. They picked Sewer Medics as the contractor and they needed to come before 6:00 but for whatever reason, they were late. It was fine though. The service guy told me a regulator was cracked and that he needed to order a part. Home Shield called me back with an approval because it was a part that not covered under their warranty. I needed to pay out-of-pocket and I told Sewer Medics, “You guys can fix it by tomorrow?” “Yes.” I approved the service and they charged me 950 upfront.
The next day, they called and told me they couldn't get the part they needed. The first time was on Thursday, so now it's Friday. They still needed to order the part, and it's not going to be there until next week. When the part came at the end on Wednesday the following week, they called me to try to schedule an appointment again. They finally got a day later to my house then they told me the part was wrong. It's been about a week and a half with me without gas. At that point, I said, “If you guys give me the money back, I'm just going to do it with someone else because I need to get this fixed.” Sewer Medics didn't do it. They denied the refund, so I called American Home Shield and tried with them, but they couldn't do it either.
I ended up waiting a couple of more days, and they finally came, but they didn't have parts. They needed to get more parts to adapt the wrong part and to fix the situation, which they end up doing. So here we are, two weeks later and they finally fixed it with a bunch of adaptations to the wrong part. They never called me or gave me any money back, so I was really disappointed with them on the whole deal. When suppliers make you pay in advance, you expect a service in return but they could not hold their work. I feel like they took advantage of me, because they made me pay in advance and they left me without service for two weeks. I have my own business and I know how it works, and that's not the way that people manage with their own business.
Home Shield was really understandable with me, and they tried to help me, but the supplier was terrible. Getting my money ahead of time tied my hands because they didn't want to do a refund, so I couldn't call any other plumber. They were holding around $1,000. American Home Shield is always helpful with me, and they try, but I was disappointed that they couldn't manage the supplier they picked. When they asked me if I would recommend that supplier, I told them, “If I were you, I will not use him anymore.”
While we’re glad the issue was ultimately resolved and that American Home Shield was able to support you, we regret that the supplier’s handling fell short of expectations. Your feedback is invaluable and will help us work toward improving contractor performance and communication.
Please know we’re committed to making your experience as smooth as possible in the future. If you ever need assistance, we’re here to help.

Water was leaking from the bottom of the refrigerator and the contractor was excellent and professional. But they couldn’t repair the refrigerator because the door where the ice maker was had frozen up from the condensation. It took them two weeks to complete the repair, which was good compared to last year. My dryer took forever to be fixed. The person came out, and I found out that he told American Home Shield that I did something to the dryer. I called AHS and told them that the reason I have a warranty is so I don’t have to try to fix the dryer myself. They said they could send another technician, so they did.
The second technician that AHS sent said that the dryer needed a part, but the dryer was already 25 years old. After that, it was constant back and forth. American Home Shield said they shipped the parts to the service company, but when we tried to contact the company, nothing moved forward. It took about seven months before the dryer issue was finally resolved, and I was taken through multiple changes during that time.
I believe the delay happened because the technician told his boss that I had someone else look at the dryer, which was not true. His boss then contacted American Home Shield and claimed that someone else had worked on it. I’ve been with American Home Shield since at least 2012, probably longer, and I’ve always relied on them for this reason. Eventually, I saw an email from American Home Shield telling me to shop for a replacement appliance. I was shocked and relieved because I hadn’t heard anything for so long. I’ve been with American Home Shield for many years, and I know people complain about them, but I’m a single woman in my 80s. Calling outside contractors is expensive, and I don’t know who to trust. A plumber can charge hundreds of dollars just to show up. I trust American Home Shield, and that’s why I continue to use them.
We truly appreciate your loyalty since 2012 and your trust in American Home Shield. Your feedback about communication challenges and past frustrations is valuable, and we’ll continue working to improve.

I called American Home Shield when I had some problems with my refrigerators, the one in the garage and the one in the house. Every time a contractor came out for the refrigerator in the garage, they already knew what was wrong with it and they would say they'd be right back and fix it. They brought a part and put it on there. It might have worked for half a day then it didn't work again, so I called American Home Shield back.
The contractor came back again and said, "I know what it is now. It's gonna work. Just give it a day." He did it, but it didn't work. I called him back but he said to call American Home Shield. About the fifth or sixth time that I called in, that was when American Home Shield started to tell me that there was nothing they could do. I've used my $2,000 and each appliance is worth $2,000. The only thing left was $50. There was not even a trade-in and I didn't even qualify to get a replacement. When I went to talk to American Home Shield, they said the contractor said it could be fixed and they bought parts. But they didn't buy parts. I bought parts.
For the my main refrigerator in the house, they put different parts that it didn't even need, and it still did the same thing. The bottom leaks. One of the other guys said it was building up mold. They also said I need another door and to call American Home Shield back. I called them back and when the repairman came back out, he said what he was gonna do and he needed to order a part. Weeks passed by so I called American Home Shield back and they said they couldn't do anything about that because the part has been discontinued. They also said they don't have a replacement because I ran out of my $2,000. They could only give me $200.
I've been with American Home Shield for a decade but I can't even go out and buy a refrigerator because they can't replace the refrigerator. I'm out of refrigerators and all they can give me is $250 for two refrigerators. I'm very dissatisfied. The customer service people that call are nice. They try to call the people and see what's going on. But it's obvious that they are programmed as to what they say. American Home Shield is a scam. They keep sending people out till it's no more. I had a washer and dryer that went out and they replaced it. But I guess they don't do that anymore. They just work that $2,000 down.

I have three issues with my house. They had to do with a leaking pipe, a faucet, and a stoppage. However, when the tech was talking, he didn't know what he was doing. He just unscrewed it, checked it and said the damage was beyond repair. One of my coworkers told me he had some issues and they were taken care of, because he's the one who advised me to get a membership with American Home Shield. That's why I still have it. But I wanted to cancel my membership because I was frustrated with what happened. One American Home Shield rep I spoke with asked if I wanted a second opinion. I did. The next people came. The communication was not bad. They did what they had to.
I figured AHS sends out people who are not professional to come out to work. The second team that came out asked me. I told them those who were sent out at first. The facial expression they gave me said everything. If you think by American Home Shield's name, everything is covered, and then something happens, and they tell you after the estimate, it was not professional. They have to determine if the damage is naturally caused and what is not because only one of the services I requested was taken care of. Since it was dripping on the floor and I tried to tape it, AHS said I shouldn't have. So, I tried to fix it. It is not natural. I have it there just the way it is, looking for a way to fix it myself. I would tell others about the customer service, and they should see if AHS is something they will be interested to do. If you have damage, it's gonna depend on what it is before AHS will take care of it.
Thank you for taking the time to share your experience with American Home Shield. Woodley Appliance Repair came out and it was the second time they've been here. We already knew who they were as they replaced our dishwasher a year ago. The technician took the dryer apart, showed my husband exactly what parts he was gonna order, and why they were needed.
Our communication with them couldn't have been any better. We received a text message letting us know that they had to order the parts. Then we got a call from the technician letting us know the parts were in and gave us a timeframe of when they'd come back. After the repair, the dryer has been functioning perfectly. There's no noise, and it's heating like it's supposed to. I wish the price was lower but in spite of that, American Home Shield is still a good benefit for us. One would feel they're spending this money every month and question what is it going for. In our case, we had to pay $32 for a new dishwasher. You just gotta trust the process and know that in the long run, it's the best deal. American Home Shield is well worth the money.

My dishwasher wasn't cleaning anything and even if you put clean dishes, they were coming out dirty. So, I initiated the service through American Home Shield, then someone came but he didn't do much. He just pointed the heat gun at the unit and said the water was not hot enough, even though we saw steam coming out. So, he left. I increased the water heater to the max, then I requested service again because even with the heat turned on max, the dishwasher still didn't clean stuff. The tech came and this time, his heat gun was showing correctly. He looked, said he had no idea what was wrong, and left.
I reached out to American Home Shield after the second visit to explain what happened, but all they told me was that based on the tech's report, they couldn't help me. So, their customer service wasn't really helpful. Also, Ukon Appliance was the contractor and if you look them up on Google, they have 1 stars everywhere. In the end, I had to buy a whole new machine by myself. So, setting up the claim was kind of useless.

American Home Shield usually assign somebody right away, then they show up. I have them for seven years and so far, some of their contractors are really good, while some I question if they know what they're doing. They sent a guy who fixed something last week and it was perfect. They also sent a guy a couple weeks ago but he didn't do so great. Then, they assigned one person for my washer and when I looked them up online, they had a hundred 1-star reviews and a lot of complaints at the BBB. So, I cancelled that appointment and I paid out of my pocket for somebody to come and look at the problem. It turned out that the issue wasn't with the washer anyway. It was a plumbing clog.
That incident bothered me. I looked at how much I've paid into my warranty and and I don't think I've gotten my money's worth out of my warranty. I live alone and there's not a lot of wear and tear in my house. So, I need to cancel my warranty. It doesn't cover all that I think it covers. Right now, they're offering for somebody to come out and do the fall and the winter tune-up, but they don't really advertise that. They have a lot of new stuff that I didn't realize they had and I don't know if there's a better way to get that out to their customers. For instance, they have a service now where they'll put in doorbell cameras. I struggled with that last year as I needed one installed and I searched all over. Then I went on their website and I found that they could do that. Had I known that, it would have been so much easier. All in all, AHS would be a good service, but I don't need any of those things right now.

It’s a pretty good deal to have home insurance with American Home Shield. I'm paying only about $25 a month and they cover all the problems. And the plan also specifies when something breaks down I would pay an additional $125 to fix it. But, if you're going with the insurance that all the companies are offering, it’s gonna cost a lot more. Like if I would have separate insurance for the washer, for the dryer, for all the appliances, plus the air conditioning unit, that would add up.
When my washer was out, AHS sent Atria to check on it. They said that my controller is basically broken and that we have to replace the part. They ordered it and as soon as it arrived, they came in and installed it. Everything was done very quickly and efficiently. They did a really good job, I was very happy with the service. AHS took less than 24 hours to respond from the time I filed my claim online. But there was a time when I put a ticket on Friday before a Monday holiday and they were closed, then it took longer. But as soon as they got open, we got in contact, arranged the appointment and then they showed up as they said they would. Overall, they are very efficient and not wasting time.

American Home Shield is a good company but they don't follow through. I thought that somebody comes out 48 hours after a call, but when I called, the service company, All Fix Service, couldn't come out for eight days after that. I'm in a major metropolitan area and I called American Home Shield back, but they said they couldn't find anybody to come out sooner. I stayed with All Fix Service and when they came out, they checked everything and left. On a different claim, it took the heating company eight days also before they came out, because they said they were busy. I'm a senior citizen and I've got health issues. The heating company came out yesterday and found out what the problem is, but I still don't have heat.
American Home Shield sent me a thing saying the job was approved, but there was one thing I had to pay for. I was out with friends at dinner and the AHS phone app was down. I didn't enjoy the dinner with my friends because I was continually trying to get on the app. So, then I called them. I went outside of the restaurant in the cold 40 something degrees, stood there and talked to the automated system. The automated system can't fix problems, so then I said, "Speak to a representative," and it said, "I'll transfer to representative." I sat on hold and after 20 minutes and freezing, I hung up and went back in the restaurant. When I got home, I got on my computer, then I was able to access my account and approve what they were asking for.
American Home Shield sent the approval back to the heating company, but it's all done by computers and all they see is an approval. They don't see that I'm a senior citizen. The tech saw me when he came out but he didn't know the job was approved. It's gonna get below freezing here Sunday and Monday and nobody's contacted me to say, "We're gonna come out and fix this right away." Right now, I haven't had heat in my home for two weeks.
It seems like customer service since COVID has went out the window with everybody. With American Home Shield, I gotta make phone calls to figure out what's going on, and when I call them, I'm on hold forever. Plus, when I've had to call them in the evenings, I couldn't get ahold of them. This has happened quite a few times.
I've talked to the techs that come out over the years to fix things, and they said American Home Shield's a good company for them to work with. I also don't have a problem with home warranty company. I just have a problem that I can't get ahold of them when I call them. This is something that just happened in the last year. I've had American Home Shield about five years now and it used to be that when I call a man, I'd have somebody one or two minutes after being on hold.

My washing machine has stopped washing. And the company that was sent out, Precision man, was very professional, helpful, courteous, and did a fabulous job. I have great appreciation for those folks. There was a part that had to be ordered and when the part came in, they called and scheduled the appointment to come out.
Generally, I've got some mixed feelings with American Home Shield. On some occasions it's been really fabulous. However, I've been uncomfortable one time when I had them come out and do a dryer service. My dryer was messed up and they said that they wouldn't do anything with it. They couldn't repair it and they wouldn't replace it. They said there was too much lint around the outside drum, a part of it that I can never see and never get to without taking the dryer apart. And I was quite uncomfortable about that because it seemed like they were just avoiding the situation. That one was truly disappointing.
And then some of the stuff around the air conditioning repair, I clearly understand the price of the coolant that goes into them. But a few years ago, they had some folks that were coming out and they were overcharging for the coolant. They were saying they were using more than they actually were. And that made me really angry because I went to the point of weighing the guys’ Freon container before and after. And he charged me more than my air conditioning unit would even hold.
When I called to complain to American Home Shield, they were not supportive of that. And I even took pictures of the scale that I had before and after. And that led me to believe that there was some complicity. I think that the company is too big to be complicit in something like that, logically speaking. But something was wrong there. So, I'm hoping they got rid of that company. Except for those two occasions, I've been very pleased with American Home Shield.

We had a gas leak and it was very bad. The original appliance people that AHS sent don’t service this kind of problem and they said there was nothing wrong. There were about 30 phone calls between AHS and the contractor, and they kept saying someone would reach out in two business days but they didn't. And it kept happening every two business days. It was a horribly painful situation that we had to go through. I was about to lose my mind.
It took about a whole month before we were transferred to Sirius. They did very well, and the plumber was able to find the gas leak.

I had a plumbing issue with the return water from the washing dryer spilling over into my kitchen ceiling so it wiped out the wall. I called American Home Shield. They sent out a plumbing company. The guy said it was clogged. He said he unclogged it. A week later, it leaked again and caused the same damage. So, I called American Home Shield this time and told them they could not send the same company.
They called another plumbing company out. This second plumbing company was excellent. They came out but they had to cut the holes in the wall again, cut the hole by the washer and dryer. They redid the plumbing, which solved the problem, because it was something happened that the way they had my AC unit vent draining into the same valve return.
Now it's time for me to get the drywall fixed, because I wanted to wait a week or two to make sure we didn't have no problems. When that drywall company called, I was hesitant because they only wanted to give me an appointment after five o'clock on weekends. And that was the worst decision I made. That was a horrible guy.
I don't have a problem with anybody speaking English, but they spoke nothing. They also left my house. American Home Shield said they only do a dry finish. When we had that place sanded, I still got the taping that you use, the little mesh tape that’s coming through the scene from where he half-ass did it. I'm gonna have to pay somebody else to come in here and finish. The ceiling in my kitchen is horrible. It's patched and was thrown together. He didn't wanna drop cloths down to protect any of the house’s furniture. He did such a poor job. That one was a total mess and should not be used by American Home Shield again. When I gave him a not-positive review, he texted me immediately.

It took the contractor several service calls to get my fan repaired. I had to repeatedly inform them it was a whole house fan, not a stove exhaust fan. When they came out, they said there were problems. Then they couldn't find the part. Then they weren't sure which part it was. At first, they said they don't repair three-speed fans then they turned around and said they do. The first time that someone came out from American Home Shield was back in August. My fan wasn't repaired until late October. I was not very pleased with how the whole thing went.
I've had American Home Shield for almost 30 years. I've had them come out and do repairs and I've never had issues like this where I couldn't get ahold of anybody. This happened multiple times. They said they left a message, but they haven't gotten a call back. At that point, they could have sent out a different service person.

We were having our furnace serviced. They went in and scoped them to look at the cells before they cleaned and serviced it. And the tech could show me on the scope on his video on his phone. The cells inside were cracked in multiple areas. It could be leaking carbon monoxide into the house. Based on the age, it would make more sense to replace the furnace than repair it. The contractor came in and installed a new one.
There have been a few times when I thought it would be covered, but it wasn't. We have two furnaces that are being replaced. We had to pay a little extra for the installation. I thought they might be the same price, but one of them was $1,000 more. AHS didn't give me the credit that they gave me for the first one. Other than that, I've been satisfied with the service and having things covered. Give AHS a try.

One thing I didn’t like is that a few months ago, I had a refrigerator that blast out. I thought they fixed it. But I had to pay out of pocket for a brand-new fridge. Unfortunately, American Home Shield did not pay anything or give me anything for me to buy the new fridge. I wasn't very pleased with that. Also, they should give a person who is disabled or a senior citizen a discount when it comes to the service fee.

This is the first time that we've had any trouble with American Home Shield. Up until this time, we've been happy with them. The contractor wouldn't start digging until I paid them $250 on top of what I had already AHS. They said they didn't cover opening it. So, we paid it. I've never seen a receipt. After talking to AHS, they never got an authorization. They told me they didn't authorize it. There are two chambers. They only pumped one side and proceeded to tell me we needed a new septic tank for $6,100. They said the baffler is not working.
The first people who came out were a plumbing company. We had no idea it was a septic tank, because when we would take a shower upstairs, we would get clear water downstairs coming in through the downstairs shower. For some reason, the plumber thought we had a sewer. He ran a snake down the hole where the toilet was and got it stuck. Since we had trouble with the septic tank people who swore we would have to have it pumped again in a month, we got another septic company out. They said, "Why are they saying you're gonna have to have a septic tank? Nobody ever has to have a septic tank." My husband told him, "'Cause they say my bafflers don't work." He said, "They probably broke that when they ran the snake in it because they got the snake stuck. I thought you had a sewer. That's my bad because I didn't ask you."
The plumber had to send somebody else out because the plumbers refused to get it out. The snake is rolled up down in the bottom of my septic tank. And when the guy left, he had cut it off because he couldn't get it out, and left a part of it sticking straight up out of the hole where my toilet was on downstairs. We couldn't use that toilet because it wouldn't sit back down on the hole. They had to send the plumbers back out and send somebody else, and he was mad because he said that guy should have never run a snake down there without asking which one we had.
He had to cut it off where it would just fall down into the septic tank, and had to come pull it back up out the toilet. There's still part of the snake in my septic tank. We were able to put our toilet back down. There's no way to prove that they messed the baffler up. Now, they said I'm gonna have to have a septic tank because the baffler's not working. I don't have $6,100 to put a new septic tank in. I'm outdone with both the plumber and the septic tank people. I'm out $375. I still don't have a receipt for the $250.
AHS said they reached out to Alabama Pumper, and they were supposed to call me. They've never called back. They were supposed to call AHS and put in an authorization for that 250 because they didn't authorize it. They were supposed to get it authorized, and send me a receipt. They were supposed to call me about not pumping that other chamber. I've not heard from any of them. All of this started about two weeks ago.
Thank you for sharing your detailed feedback regarding your recent experience with our service, especially regarding the septic system issue. We apologize for the frustrations you've encountered, including the unexpected charges, incomplete service, and lack of communication that led to such dissatisfaction. I called them on a Wednesday, when it was assigned, and they couldn't even fit us in their schedule until the next Wednesday. So our house was down into the 50s for temperature. Once we could get them out here, everything else was fine and professional. But it was kind of unacceptable at this time of year. Everything has been fine since the repair. Overall, American Home Shield's coverage and price are good. I have no issues with them.

HomeMeister came out and cleared a line for me. They said it could use a jetting. However, American Home Shield does not cover that. I asked them to please cover it because they've been out for this very same thing for five years in a row, but they refused to do it. I am canceling them if they're like this about it. I've had some good customer services and some not so good ones as well. The people that are answering from a different country have a little less way of communicating. I've had difficulty understanding them. American Home Shield also went up with the price on me. When I told them I was going to leave them and go to someone else, they told me I was not gonna be able to find another company. But I found one that's $20 cheaper and they cover the same thing as well as my upright freezer for less money.
I'm not very happy with American Home Shield. When I had an attic fan issue, they sent some guy out. They send people that are just gonna do the bare minimum. That's what I seem to get every time. The gentleman looked at the fan and claimed he did something that would prevent it from making the noise. But he also said he thought we probably needed to replace that unit. I don't know if he gave that feedback to American Home Shield. American Home Shield never followed up on that part so I called two days after my 30 days and they told me that I would have to pay another $100 in order for somebody else to come back out.
I sincerely apologize for the difficulties you've experienced. Your patience and understanding mean a lot to us. Despite any shortcomings, we are grateful that you took the time to leave a review. Your feedback is invaluable and helps us improve our services.

I was a customer of Sears Home Warranty and started to get the runaround from them. I shopped around and happened to check online. I read the reviews and American Home Shield seemed to be pretty good. So, I signed up with them and I have been with them for three years now. Their service is not too bad but they need to get people who could speak a little bit better English. Other than that, after a couple of times, they do get their point across. The only issue I have with them is that when they deny a claim, they send an email and they don't call. And when you find out and you try getting answers, it takes a little while for somebody to get through or turn around and tell you that you could get a second opinion.
So far, for the claims I made, everything has been paid. Right now, I'm waiting for an issue to be resolved and it's a matter of waiting for the part to come in. Whenever I have a claim, the tech comes out usually a week to 10 days from the time I submit my claim. Sometimes I wish it'd be a little faster. But other than that, I can't complain really because I usually want the same person to keep coming back. So, if I got to wait for him, I would. He's a nice gentleman and if anything comes up, he tells me what I'm entitled to. He'll call and check to make sure everything is working. So, some of the technicians are worth their weight in gold and some of them are worthless.
Michael, thank you for taking the time to share your feedback with us. Providing quality service is always our goal, and we look forward to assisting you and demonstrating our improvements in future repairs. Thanks for being a valued AHS member!

I've been with American Home Shield however long I had the house. It was a gift when I bought the house. My parents got it for us in 2019. I have three other houses and I have AHS on all of them, except one. I took it off because the previous owner had updated everything before I bought it, like the HVAC, the washer/dryer. For my one rental property, I noticed that when AHS replaced the heating and the air condition, they never pulled the permits to New Castle County. I got an escrow shortage for that house. I was like, "Let me go in and see how much it went up," because it's gonna have to be offsetted by the tenant in a couple months when her lease renews. I was trying to get the lease renewals together. I've seen there were no permits pulled for the house. I paid for the upgraded permits to make sure that was done. I'm trying to figure out where the disconnection was between AHS, Family Heating & Cooling, and the county.
I called Family Heating & Cooling. I left them a voicemail two weeks ago. Nobody got back to me. Somebody should have followed up on that. It should not be me looking at my stuff and realized they never pulled the permits for it. When I got my HVAC systems redone in my primary residence, the permits were pulled for that. They said it was replacing the same or similar unit. When I got my ductless unit done, it was adding ductless unit to sunroom. When that had to be replaced, again, a permit is like replacing same with a Lennox. You have to submit that to the county. It ended up hurting me in the end because my property taxes went up. Because it's now considered livable space, that particular room, but still, it should have been done. Just make sure to pull them.
The last two times I had to do a service request, I did it on the app, and it was efficient. Within 24 to 48 hours later, the contractor was on the phone. One of my houses shows as inactive on the app. I get on my laptop and do the dropdown, and it lets me put a service request in. It's finicky. It shows as inactive, the contract expired on the phone, but when I log in on the actual website, it doesn't show that. It's a transmission issue between the apps. A couple of times, I've had to call, and, "This is what's showing, but you guys are taking money out. What's going on?" They said it's a system glitch.
The price is high as hell, which is why I discontinued it for one of my rental properties. I did the math. It was $1200 a year. Everything is new in that house, so I'm not paying that kind of money. I could keep that in my pocket and just see. Once this contract is over, I probably won't renew because it's 89.99 a month for my house. And then for my other house I just have appliances and HVAC system covered. Those are old, but they're being maintained very well. I get them tuned up and I make sure there's oil in that house every year to make sure it runs adequately. The same for my house. I get it serviced. I don't go through AHS. They offer like free tune-up bull crap, but I use a local company to do the tune-up and seasonal maintenance on it to make sure that it's running at its best capacity.
We appreciate you taking the time to share your detailed feedback. We're pleased that you had a positive experience with Sears' communication and service when addressing your washer issue. However, we regret hearing about the challenge you faced regarding permits for the heating and cooling system in your rental property. Ensuring all involved parties are aligned for such processes is crucial, and we understand the impact it has had on you.
We're glad you've mostly enjoyed the efficiency of our app and quick response times in resolving your service requests. Should you choose American Home Shield again, we remain here to offer consistent support.

I'm renting up my home and I had an issue about this oven. Initially, we did some troubleshooting by calling American Home Shield's live call support. They were not able to fix it. So, we scheduled this in-person inspection. Fleming people came over and suggested some part. They ordered the part, they came over back, and they fixed it. When they came, there was no one at home since it was vacated by the tenants. By providing the PIN code, they just came in and fixed it and they confirmed the issue got resolved. They are really good in communicating through text easily to me since I was being remote. Overall, Fleming did a great job. Home Shield also did a great job. I rate them a 10 out of 10. American Home Shield responded immediately. I turned in a claim, and poof, I had a contractor call me the next day. I had an issue with how my remote control would open the garage door. While the tech solved the problem, it really wasn't solved because it will work if you just hold the button down. What struck me was he really didn't do much diagnosis. Initially, he helped so it would work on my phone. He showed me how to do it and said I don't need to use remote as I have my phone. I told him I don't wanna use my phone as I gotta stop the car and use the phone.
I got a remote for the front gate and a remote for the garage door, and if I pull out and hit it, it closes. Particularly in the summer, when it's hot, if I pull out, shut the door, and my wife pulls out, you gotta sit there and hold the remote until the door responds. He said we were supposed to hold it. I asked, "How come when the door's cold, if I punch it or just click it, it responds? Now I gotta stand there and hold it for 8, 9 seconds before it closes. That's not how it worked.” He said we've resolved the issue and to just hold it.
At one point, he said I could go buy a universal remote at Home Depot. I told him that does not correct the problem as the old remote is working. You can see the little light blinking on the remote, so it's sending a signal. He said we probably have to just change out the unit but American Home Shield won't that because we already have a solution. If it doesn't work after me sitting there and holding the button, then I'll just call back for another service.

American Home Shield takes care of issues very quickly. I don't have to wait on the phone line and they take care of it. When I submitted a claim with AHS, I first got an estimate with Mile High Plumbing and they overcharged me while the second company, Colorado Plumbing, only charged me for what was broken. The first plumber that came out told me things that were broken and they weren't. When I tried to tell AHS that the plumber had lied, they just said that that's what the plumber wrote down. So I looked up their policy and the definitions of what secondary damage was and it’s like if my hot water broke, then my carpet or drywall or floor got wet. Things that weren't plumbing that were damaged.
Also, the plumber tried to tell me that the primary cause was the damaged regulator and that the hot water leaking, the tank itself, was secondary damage. I tried to tell him no because that's connected to the plumbing. The hot water tank is the cause of the leak and that's the primary where the water's coming out. I told him that we don't have secondary damage because it's going down the drain. The floor and carpet were fine, and none of my belongings got wet. He even told me that the PSI to my house was 130. Colorado tested the PSI of my water pressure in multiple faucets at the laundry, in the kitchen and at where the hot water tanker is and they got the reading as 115. They tested the regulator and it was never broken.
Mile High Plumbing wanted me to buy a new regulator and then pay $3,400 to them out-of-pocket for a hot water tank. I looked up online from my area and $4,000 for a hot water tank is really high. I had a hot water tank that was in a closet and they didn't have to cut into the wall or change anything. I was gonna keep the same size so it was just gonna be a switch out of the tank.
And so, I was denied the claim from AHS for secondary damage on the hot water tank. It was frustrating that they didn't look at the evidence, review his estimate and question it. So I asked for a second quote.
The second company that came was excellent. I did not have to get a new regulator but I got a new hot water tank. He told me what was covered by American Home Shield and that was up to $2,000. And he said that the lowest brand of tank though would only last me six years. He showed me a model of Rheeme and said that it would probably last 10 years. So, out-of-pocket I paid $1,495 instead of $3,400, it was a much different price. He turned up at 7:10 and was done by 7:45. And our hot water was back on the same day.
Thank you for taking the time to share your detailed experience with American Home Shield. While we are pleased to hear that you found the professionals from Colorado Plumbing to be reliable and honest, we're truly sorry for the frustration you faced due to the contradictory estimates from different contractors and the initially unchecked claims. It’s disappointing to learn our protocols unintentionally contributed to your frustrations. We value your input. Allure came out and helped fix two appliances. My stove had a bad regulator. The electronic component that sets the temperature was broken. They fixed that, and then my icemaker on my fridge. However, the first tech they sent was a little bit clueless. He was looking at the stove like it was an alien that just landed from another planet. I looked at him and said, "This is a stove." He hardly spoke English, which I'm bilingual, but I speak English. He also couldn't find the serial number on the fridge. I told AHS, “Please don't send that person again." They sent two other people and they were fine and competent.
This is my first experience with AHS and I had to tell these people to send somebody competent. It's not American Home Shield's fault necessarily, but I know that they can't vet every person. I also would have liked American Home Shield to have called me directly and managed it instead of the contractor calling me. I would like to just deal with one entity instead of being funneled to all these others that I don't know. But they fixed two of my appliances for the fee that they had said. They honored that. It was 125 for each, however that worked out, and then they executed. So, I'm grateful.

The tech told me what was going on and the reason why. He was good. My heat is working. However, I didn't know that I would have to pay an additional fee when I started service with AHS. I had to pay an additional $130 at both times the contractors came out. AHS didn't explain it when I purchased the contract. Other than that, what they're doing now is good for me. BA Distributing was great. I've known Bill for a while now. He's worked on every appliance and everything that we have on the house at this point. He's been around a few years, and we've had recalls before. Sometimes, that's the way it works mechanically, but he's always done great to us, so a recall isn't a bad reflection on him. We have a very good relationship with him. Overall, I've been very pleased with him and BA.
As far as American Home Shield, so far, everything's been fine since we came back. We left them a couple of years ago because two out of the three air conditioning companies that were being used were utterly corrupt and were trying to charge us thousands of dollars that we shouldn't have had to pay, and then they were lying to us about it. We haven't had to do anything with air conditioning this time around and I talked to a customer service person when we first considered coming back, and they assured me that things like that would be taken care of.
Thank you for sharing your experience with us. We're glad to hear that upon returning to American Home Shield, you've experienced improved service, particularly enjoying the expertise and reliability of technicians like Bill from BA Distributing. We're committed to ensuring that previous issues with service providers remain in the past. Your renewed trust and satisfaction with our service mean the world, and we're delighted to have you as a customer. Should you require any further assistance, please don't hesitate to get in touch. I filed an online claim with American Home Shield when the burner went out. I received a phone call from the contractor and my experience with them was good. So far, the burner is functioning well. I would recommend American Home Shield. I've had them for several years and it's a good idea having them because the house is old as well as the appliances. However, sometimes, they have a difficult time finding a contractor on the West Slope of Colorado. They also don't have an English-speaking phone staff.
Thank you for sharing your experience with American Home Shield. We appreciate your business over the years and value your feedback. We're glad to hear that the process of submitting a claim and scheduling with the contractor went smoothly. Your feedback about the language barrier with our phone staff is also important to us. I've had American Home Shield for a year. It's the company that I trust the most, and it's the one that's mostly known, the more prevalent one. I have gotten service through them and it's been great. The response from their company is quick. When I submit through the online app, it's easy and I get a text message saying that the service contractor has been notified, then I get a phone call 30 minutes later. Everything is within an hour or so, and I love the techs that have come out. I've had an HVAC guy who has come out twice. The first time was for the summer checkup, and then we just did the winter tune-up. He was awesome.
Thank you so much for sharing your wonderful experience with American Home Shield! It was a drain. So, he told us to call a plumber. A plumber came out and found that it was our water heater. Our waterless water heater's drainer thing came out. It was simple. Everything was great. Both techs were good. We love them.

When my refrigerator was messed up one-time, American Home Shield tried to fix it. It's a two-door refrigerator and where the ice was being made, that part was not working anymore. They couldn't replace that door because they no longer have it, so they replaced the refrigerator. I had also a service done not long ago on my furnace. A contractor came out and did a furnace tune-up. They did a test and said it's not sealed anymore, so there's a possibility that carbon monoxide could shoot back into the house.
The guy who came and did the furnace tune-up got me to call American Home Shield to see if they could replace the furnace for me. They said they were gonna send somebody to do a service on it, and they sent somebody else that day. A guy came and did a carbon monoxide test on the vents. He said I don't have any carbon monoxide coming into the house at the moment, and if American Shield is to replace the whole unit, I will have to come out with $2,000 to $3,000 out of your pocket. You pay American Home Shield every month but they don't cover certain things like that. Also, most of their people are outsourced. Sometimes you can't even understand them. It's easier to talk to an American.
In 2024, I was paying American Home Shield $38 for almost a whole year. But when I went and looked at my bank account, they raised it up to $125. They didn't send me an email or a letter. They didn't call me. I have automatic payments so I won't forget but they just went and took the money out of my account. When I canceled with them, they called me and asked me my reason for canceling. I told them that and that they have to let people know that they're gonna raise the rates and see if they wanna still continue or not. Through AARP, I was able to get a plan through for $30 a month.

That was why it wouldn't come on any other speed other than real low. Submitting the claim to AHS was fairly easy. My hot water dispenser was leaking. I went on the app and submitted my claim. It was relatively easy to do. American Home Shield assigned a company and then the technician came in and he looked at it. He said it was leaking. But he was gonna have to get back with American Home Shield because these type of items are not items that could be repaired. It had to be replaced. Before the installation, the company called me, made an appointment, and had me select the day and time. I selected the day and time, and then they came back and installed a new unit.
I was disappointed that before they left, they said that a line had to be installed. So I asked them, “Okay. What kind of line?” The guy had me agree that I was gonna pay $250 for a line to be installed. So when the other technician came out, he didn't install anything. He just installed the unit. I had no new line installed. They charged me $250 for something that American Home Shield should have been paying for.
Overall, I've been very satisfied with American Home Shield. I've told a couple of single females that I have American Home Shield and that I recommend it. For the price and service, it's good. My experience has been good. I've not had any problems so far other than things that are beyond my control, like the parts.

If I could afford them any time I needed them, I'd go to them.
The only thing is I'm a little confused why American Home Shield wouldn't cover the compressor. I was told my system needed the compressor for both the heat and air to work, but they wouldn't cover it. Maybe other plans would be better but I was not 100% satisfied with what I got. I understand the compressor’s mainly for air, but I had to have it to where my heat would work. So, now, I got to find a different source of heat for the winter. Overall, I got a great price for my policy. It's just that the policy is not 100% satisfactory.

I spoke with an agent when I reached out to American Home Shield to set up a claim. I was having a problem with the drain line in my basement. I was asking her if clearing out that drain line would be covered under the warranty. I also explained that we had manually tried to snake out the line ourselves and with very little results, and I asked if it would be included in the warranty if they had to camera the line. She read over the description of what was covered. She said as long as everything is within the perimeter of the house, then the company will do everything that needs to be done to cover the repair. So, I scheduled the appointment.
When the contractor came out several days later, he looked at the situation. I explained what I thought was going on. He said they have to put a recommendation in for what they thought needed to be done with the repair. He did say they'd mention there that the floor might need to be jackhammered out to clear up the situation and that it would need a camera. This whole experience was awful. He told me that I should hear by 4 o'clock that night a response from the company. Then they would be out to do whatever it was that they were okay. I never heard from them that night. So, I called Five Star the following morning, and they explained that they didn't get the recommendation to AHS until that day. They should hear sometime that day, and they'd know what they were gonna allow them to do.
I've never encountered anything like this. I've had home warranty companies before. They come out. They know what needs to be done. They do the work. Then, you're done. American Home Shield makes the contractor jump through unnecessary hoops. Two weeks later, I still have a clogged floor drain, and work was never done. So, I called American Home Shield and told them I wanted to cancel my contract. Also, another problem is that they had already deducted the $125 service fee from my checking account, and I got nothing for that. Finally, they came out a couple of days later to take care of the problem. I told them, "You guys need to bring a snake because this line needs to be snaked."
They came out with a snake but it was the wrong size. The tech should have known what he was dealing with. He didn't even put his hand inside the drain to check what size a pipe was coming out. It was just, "Oh, I can't get the snake in." The other place where he might have been able to put the snake in was too cramped. So, he said that they would have to jackhammer that up in order to put any kind of a snake down.
It's complete and utter chaos. I got nothing for what I thought I was paying for. And then the company tried to offer an incentive of me staying on the contract. I was telling them I wanted a refund of my payment because nothing was ever done. They said they can't cancel the contract unless I want to pay a $50 fee. I said, "So, you're going to refund me my $125 and charge me $50 to cancel the contract? Seriously?" They said it has to be one or the other. They'll refund my $125 if I agree to stay on the contract. I told them that won't happen.
Finally, I got an email from the company saying that they were refunding $826 and whatever charge, but they were charging me the $50 cancellation fee. I'll never ever deal with this company again. The contractor tried to do his best to get the job done. Another problem too is that he told me if he were to snake the line, it would cost over $1,000. I had a guy come and snake my line a couple of years ago, and he charged me $150. I'm not paying anyone $1,000 to camera the line.

American Home Shield called out a service company to fix my air conditioner. They needed freon so I paid for freon to the company. Two or three days later, it broke again. They didn't find the right leak so American Home Shield called the same service company. The repairman came back out and found another leak. He said he was not gonna charge me for freon 'cause it wasn't my fault. Three or four days later, it started leaking again.
American Home Shield said they were gonna send another company out for a second opinion, which is Beaches Air. This is the second company, but this is the third visit in less than 30 days. Beaches said it was gonna be $1,040 for freon. I tried to escalate it up to disputes in American Home Shield, but they never called me back and wouldn't take my call. They just ignored me. I need heat and air conditioning so I wound up having to come out of pocket with Beaches, to another $1,040. I could have bought a half a system for what I paid for freon.
I want my $1040 back. I'm leaving American Home Shield the minute I find a chance and I get time. I'm gonna write them up on every consumer thing I can possibly find to talk until they give me my money back. For a while, I had American Home Shield on my personal property and my rental property, but the deductible went up so high. I just did it with the property in Florida but I'm very dissatisfied them.

I told them the days and they said that they were available tomorrow. They contacted me the day of just to confirm again. And when they were on their way, they sent me a text message to let me know. They got there within the stated timeframe.
The rep came, investigated everything, told me exactly what the problem was, and that it's absolutely covered. I have the same problem again on another piece of the equipment. He said, "Hey, you can go ahead and call American Home Shield if you want and file another claim at the time that it breaks. But it is gonna be the exact same."
After talking to my dad, we went ahead and got the other thing done. And I paid the same deductible. He installed it and within 45 minutes, I was back up in business. The gentleman was very professional and respectful. I would definitely use United Garage Doors again.
Getting a home warranty was one of the best things that I've done. I only got it three years ago and I've lived in my home since 2012. So I went a lot of years without a home warranty, and thank the Lord, I was very lucky during that time that I didn't need one. Now, I am able to contact them about any of my homes that are on the list. So I tell everybody that if they’re thinking of buying a house, to factor that in. You are paying for the cost of the service altogether because you don't have something break every time. Think of it like a portion of your mortgage. But when you have something break, it's very significant.

The tech from United Air had to come back because after he installed the garbage disposal, my dishwasher was backing up when we turned it on. When he came back, he discovered that a plug was not removed from the new garbage disposal. That's why water was backing up and not draining into the sink. The tech got it taken care of. However, when the plumber came in to install the new garbage disposal, he stated that I'm only authorized the basic one, and the basic one doesn't have the unclog button where you can use a wrench to unclog it. It's the cheapest garbage disposal they could install. He offered me an upgrade, but the upgrade was 200+ dollars. I said, "I'm not gonna pay any upgrade if I'm paying." I already have to pay a deductible, then I pay them once a month. I feel that when you're paying them that kind of money, when you use it, you should be given the best, not just the basic. I should have gotten a better garbage disposal.

Then they came back and they replaced the washer part. It was working. They also replaced what they thought was wrong in the dishwasher but found another problem when he tested to make sure it worked. He had to order another part and come back the third time.
I set up those claim online with AHS and it worked wonderfully. I had a response back in minutes. D&A got ahold of me within a day. It was the very next day they called and made the appointment. But the first appointment they could have given me was the next day and unfortunately, I couldn't be here. So, it was two days later. It all went really well.
Thank you for taking the time to share your experience with us. We’re thrilled to hear that you found our online service request process seamless and that the professionalism of the D&A contractor enhanced your experience. It’s wonderful that, despite needing a few extra visits for parts, our team communicated clearly throughout each step of the process. We're especially glad to know you've already recommended our services – referrals like yours mean the world to us. If there's anything more we can do for you in the future, please don't hesitate to reach out.

My washing machine wasn’t emptying out the water and I scheduled a service call with American Home Shield. The gentleman who came was a little rude. He was a bit annoyed that the water was in my washing machine. It sat there for 4 days, so it didn’t smell well. I had to tell them not to dump the water on my patio. It wasn’t a happy cheery person who came to help me. It was more of a burden to him. He could be a little more pleasant. He had a young man with him who was learning and he was very polite.
The washing machine is perfect now. This was my first claim with American Home Shield, and I was skeptical at first. I wasn’t sure if they would charge me. When Ace Maintenance & Repair called to schedule the water pump replacement, I asked about the cost, and they told me it would be fully covered by the insurance. I was pleasantly surprised because it went exactly as they said it would. I paid the service call fee and didn't have to pay for any parts or any additional labor, so I was very happy about that. They scheduled me right away, so I only waited two days to get somebody here. I waited two business days to get the parts and have the washing machine fixed. It was a great experience, and I tell my clients now to get American Home Shield.
We appreciate your very informative and positive review of your recent experience with American Home Shield. It's wonderful to hear that the claim process was easy and efficient and that our services, coupled with Ace Maintenance and Repair, met your expectations. Your insights into how the technicians navigated the situation add valuable context for others considering our services. We always aim to deliver dependable service that leaves our clients satisfied, so it's gratifying to earn your recommendation both on a professional and personal level. Thank you for trusting us!"

The spring on the garage broke so it wouldn't open. Magic City was sent by American Home Shield. The technician diagnosed the problem. He was quick at getting it done and he explained to me what was wrong. American Home Shield says they cover some things and then once somebody diagnoses them, then they only wanna fix part of it. For instance, my hot water heater is covered. They'll pay for the replacement of the heater but won't pay for it being put in. What good is it paying for the hot water heater if you're not gonna pay for putting it in?
Also, if I have two things that requires a plumber, I have to pay separately for it instead of having one plumber come out and do both jobs. I have to schedule twice. So, that's $200 for one person who could come out and do it all. Other than those, my sink was falling in and they did fix that. They made sure they stuck with me with the air conditioner no matter how many times. I've had them out here three times for the AC. They've done a great job with the air conditioning.
Thank you for sharing your detailed experience with us. We're delighted to hear that Magic City Door techs did an excellent job with your garage door spring repair and that our team has been effective in resolving your air conditioning and sink issues.
We understand your concerns regarding coverage limitations with certain issues requiring an installation or incurring multiple service fees. Your experience is important to us, and your input serves as valuable insight for future service improvements.

I got online and submitted a claim to American Home Shield when there was an advertisement saying, "It's fall. Get your HVAC system inspected." I paid $100 online for the inspection and cleaning. The claim seemed to go well. The guy who came out was very knowledgeable and gave me some feedback on the way the system worked. He was very confident. I can't say enough good things about him. Overall, I haven't had a lot of experience with American Home Shield per se, but the experience with this particular company that they sent out went smoothly.
Thank you so much for sharing your positive experience with us! We're delighted to hear that the process was smooth and the HVAC contractor provided great service. Your satisfaction is very important to us, and we're glad to hear that our service gave you peace of mind. I've had American Home Shield for two years now. They have good service. I would recommend them. I live in a mobile home, and when I bought it, it was five years old. It got to where my appliances were getting towards eight years old. I already had someone out to do repairs for me, so I knew what the cost was. That's why I decided to go with a warranty plan. I've used them a few times for different issues. They are very prompt when a call with an issue. They send out local people who are very professional and knowledgeable. They're quick to resolve the problems, and I've never had an issue with them. My only problem was, even last year, and I'm sure it's coming up this year, AHS will raise the premium up per month significantly. It was $20 a month. As a senior citizen on just Social Security, that will be an issue. I called them about it and they adjusted it for me. I appreciated that.
My propane furnace wasn't blowing out hot air. I called American Home Shield because I had a credit for the $125 service. The agent there had told me when I needed to use that, to not do it online but to call them and request it. I called them there to give them more detailed directions. They called me to see what the actual issue was. They couldn't tell me what the contractor will do to fix it until they came out to see what was actually wrong with it. However, I had all the contractor's information. The tech checked all the maintenance of it to make sure it heated correctly. It was hardly blowing. He adjusted that also.
Thank you for sharing your experience and the great review! We are delighted to hear about the positive service you've received from American Home Shield, particularly with regard to your furnace issue. It's pleasing to know that the claim process was straightforward and that Chesapeake Comfort System LLC's professionalism met your expectations.
We also appreciate your candid feedback about the increase in premiums, and are glad we could provide a resolution suited to your situation. Our aim is to ensure that your coverage remains both comprehensive and affordable. Your satisfaction means a lot to us, and we welcome any questions or specific service needs you have.

I had two claims, one was a heating check-up and another one for an AC issue. With the low heating, free tune-up, it took a little bit for that to get situated, but I didn't need it in the meantime. For the AC issue, the contractor came out a couple of days after I sent in the claim. It was cool. The AC wasn't blowing as cold as it should have been. American Home Shield had somebody come out and check everything. The guy told me that I needed to get a couple things, even though everything was working fine enough. It was just my unit was a little old and he wouldn't be able to do any repairs. We're gonna have to replace it.
The guy said he added Freon to the unit and that it was completely empty and used that as leverage to try to sell me on a new unit. I know it wasn't empty because it was already checked beforehand. I called back to get information on it. When American Home Shield called them, they said that they didn't. But the guy ended up trying to sell me a new unit. He told me that if he was able to give me a new unit, I can pay him a difference. It was $4,000 to $5,000.
The other person that came in here was amazing and walked me through everything and gave me timelines for it. But I didn't like that he whispered to me in my own home when it's just me and him there. It was like he pulled me to the side of my own house to tell me a secret. But he was very knowledgeable, patient, and explained everything as well.

We had a refrigerator that went out, and it was covered under the warranty. We sent in a claim and JDS Appliance Repair came out and said there were several parts they needed to order. But they said they couldn't order the parts, and they were able to order the parts. It was between JDS and American Home Shield on who was supposed to be ordering the parts. Once they got the parts in, after several weeks, the parts wasn't able to be repaired. This was a secondary refrigerator, but if it was our main refrigerator, that would have been totally unacceptable to wait that length of time. But the technician was fine. He was very knowledgeable.

My air conditioning wasn't cooling. I called American Home Shield, and then they got ahold of the company. They came out the same day because it was an emergency. They were great. They told us that it was not repairable, and that the only option was it was gonna have to be replaced. The claim was for our vacation home. It's in the desert, so it was about 95 degrees out. My daughter and her husband and another couple who both have two-year-olds were there. One girl was pregnant. My daughter also has a three-month old. They couldn't stay in the house because it was too hot. When I did call American Home Shield, I told them that my kids were out there and that it was urgent. They ended up spending the night at a friend's house across the street.
When Airzona Comfort Solutions called me, I said, "I hate to be like this, but it's urgent." I was hoping that they were gonna come out and fix the air conditioning so the kids could stay there for the week. My daughter dealt with the technician. I did talk to the technician on the phone. I would highly recommend American Home Shield. They did a great job. I was pleasantly surprised that I was able to get a new air conditioner except for a small amount of permits and a few other things that wasn't covered. Airzona Comfort Solutions was very surprised at how quickly the air conditioner got there. They called me three weeks later and they told us that the air conditioner was there. That was so quick. When we bought the house five years ago, we got the Realtor package where the seller provided a home warranty from AHS. I am very glad that I renewed it. I've told a couple people, "Keep your warranty. If it's American Home Shield, don't let it lapse."
Thank you for sharing your detailed experience. We’re delighted to hear that American Home Shield and Arizona Comfort Solutions were able to assist you promptly, ensuring your family’s comfort during such a crucial time. It’s fantastic that the process was efficient, minimizing the disruption. We appreciate your recommendation, as customer satisfaction and a quick resolution are our top priorities. Active Appliance Services came for the dishwasher. I sent them a picture exactly what it was. It was the spray arm. They didn't have to come to see that the spray arm had a small hole inside. I sent them five pictures of it. But they said they needed to come. I told them that they were the second opinion because the first opinion said it was normal wear and tear. But they still came to look at it. I didn't understand why it took the tech over a week to diagnose the problem. I kept calling them. I also kept calling the American Home Shield and I asked them what was happening with my dishwasher. They told me that they were waiting for the report. Unfortunately, I called Active Appliances three times and they said, "Oh, it's not normal wear and tear. It's done deliberately."
It's impossible to do it deliberately because there's no access to this arm spray. It's hidden behind something there. But American Home Shield denied the claim. So now I have to go buy a new dishwasher. American Home Shield is not worth it with the aggravation that you go through. I'd rather not have it and already buy this machine than try to deal with American Home Shield and wait and then denied. It was not the first time. I can prove them that they're wrong but I don't have time to take them to court. It's just not worth it. They like to deny everything.
American Home Shieldshould have the option to talk to somebody in America. The reps are all in the Philippines. It's annoying. They all say the same thing. "We apologize. We cannot do this. We apologize." I'm asking them to email me the contract because they were telling me context of the contract. I said, "Can you please email me the contract right now so I can look it?" But they said, "Oh, no, we can't." Half of the things that I ask them to do, they cannot do.
I understand your frustration regarding your most recent American Home Shield service experience. I would be glad to speak with you to further assist in a resolution.

All of a sudden, the pressure went low and I thought the water heater was shutting down. But when the plumber came, he told me there was a leak in the pipe and there was nothing going on with the water heater. So, he requested from American Home Shield that they approve having the leak found and he put it in as a repair for the pipe. So, they dug the hole and came in to start the repair. That day, they realized that they said all the pipes were rusted and all of them needed to be replaced. I had to then pay extra money. Then they scheduled to come back out a couple of days later to replace the pipes and they had the inspection. Then, we had to add grounding wires because the pipes were no longer copper and they filled the hole.
The contractors were great and the project was complete in almost two weeks. So far, everything seems to be great. They told me that the water pressure wasn't as high as it should be, but that's based on the city, not on them. And they told me if I wanted the pressure to go up, I would have to request that through the city.
Whenever I need a service, sometimes I submit my claims with AHS online, sometimes I call. For this claim, I did it online and the process was not difficult. I've never had a problem with putting in claims with them. They could pay me for having to pay for those pipes, though. But that's the only thing. I like having the warranty because, me being a single homeowner with one income household family, when things have gone wrong, I've been able to depend on them to get it fixed normally without spending extra money. This was the first time that I've had to come out of my pocket for a repair and they told me that they only covered the first $1,000. One time, when I had to upgrade my water heater to bring the house up to code, it was a couple hundred dollars. But this time, it was a lot.
I've recommended AHS to family members and friends. Having the warranty gives me peace of mind. When something goes wrong, I can call them, pay my co-pay and, within a couple of days, usually my problem would be solved. Their customer service has been great as well. When I've called, the people have always been super nice, polite, and made sure they were clear on what I was asking for. I've had American Home Shield for 20 years and I've never had a problem with any of the service providers that they've sent.
Thank you so much for sharing your experience with American Home Shield. We're delighted to hear that over your 20 years with us, we've generally provided the protection and peace of mind you expected. While we understand the recent unexpected out-of-pocket expense was significant, we're glad you're satisfied with the improvements to your water pressure and the professionalism of our contractors during the repair process.
