Every experience I've been with American Home Shield has been a disappointment thus far. I wouldn't recommend them to anyone.
The person that showed up from Duncan’s Heating and Cooling was dressed in street clothes, didn't have a work truck and didn't bring a bag of tools in with him. He brought in what looked like canned air. He went down to the furnace for about two minutes. My wife heard him spraying whatever the can was. Then he talked on his phone for five minutes and came up, checked that there was air coming out of a vent, and said we were all set, and off he went. For $100, it was just the two minutes that he was there. I could put spray on my furnace.
My experience with tuning and cleaning the furnace is that they take it apart a bit and clean things out which typically takes 45 minutes to an hour. They'll bring their meters with them, check the filter and the efficiency of your furnace. None of those things were done.
So I called American Home Shield and they said that spraying it for two minutes is what cleaning is. I said that I would like an invoice that shows the work that they did. I couldn't get one and they wouldn't give me a refund. I also got a call from them advising me that they already sent $100 to Duncan Heating and Cooling.
I called Duncan Cooling and Heating and the guy asked me what I wanted. I asked for an invoice of work that was done, yet he wouldn't offer that. He asked what else I wanted and I said that I'd like somebody to come out and do an actual maintenance on my furnace. He said that we were not gonna be able to work together as we were not on the same page. It's just mind-blowing that he defended that that is what maintenance is. I asked for my 100 bucks back to which he said he’ll send it back. That was a little over two weeks ago and I haven't seen my 100 bucks.
There was nothing wrong with my furnace to begin with. They just recommended to have somebody come out, do maintenance to help make it last longer and identify if there was something wrong. But there's still dust all over the outside of the furnace. Not that necessarily cleaning the outside is part of a tune and clean, but you still think they would wipe down the outside of it too.
I've been too busy, but I'd like to go to the Better Business Bureau and put a complaint in there and dispute the charges on my credit card. There’s no invoicing to what was done because it would be an embarrassment from the heating company that they'd say they sprayed air for a minute and a half or two minutes and that was doing the job which was not.
I've tried to use them for other services. We bought our house two months ago and they offered rekeying for 100 bucks which I thought was not too bad. We came up with 100 or 125 and we were waiting. Finally, I just see I got a refund. So I called them and said that I didn't ask for a refund. They said that they couldn't find anybody in our area to do it.
The third thing was when our washing machine wasn't working. I paid the 125 and the soonest appointment for somebody to come out was a week. To me, that seemed a bit long. I looked up on YouTube the problem with the error code that it had and I ordered a part that was needed and fixed that myself. And then, there was water coming out of the wall where our well pump pipe comes out. It wasn’t gushing, just a steady leak, so probably a gallon of water in total. But the warranty doesn't cover water that's coming through the wall along the pipe. It only covers if something is wrong in the pipe.
I called AHS to cancel because I don't see the point of their warranty. I told them that if ever I have no heat and it takes them two weeks to send somebody out to fix it, that's not exactly helping out. I would still need to call somebody else to come out within a couple of days if I have no heat. I'm sure there's somebody out there that benefitted, but it just seems like a service put together to profit from the premiums that are paid.

American Home Shield has been efficient and timely. Getting a claim started through the app was seamless. I have an ongoing repair of a washer and dryer and I was told bearings needed to be replaced. It's a partnership with Sears. They came out the first time and I assumed that it was fixed. Maybe three days later, I'm still having the same issue. I got someone to come back out. They told me that they would do the job over. It wasn't done properly. I still have the parts and I'm still waiting for the second round of repairs.
The very first appointment went well. It was initial diagnostics. The second appointment is when the repair work began. That one took a few reschedules to actually get someone to come out. But American Home Shield is doing their part. If it wasn't repaired this time, I do plan on reaching out to them and see how we would handle that given that I did pay the deductible to have it repaired.
Thank you for sharing your experience with American Home Shield. We’re thrilled to hear that you found the app user-friendly and efficient in managing the claims process. We appreciate your patience and feedback on the repair of your washer and dryer by Sears. Your satisfaction is important to us, and we're committed to ensuring that unresolved issues like follow-through in repairs are swiftly addressed. If your repair is not finalized soon, please feel free to contact our customer service team for further assistance. Thank you for trusting American Home Shield, and we look forward to resolving this matter to your satisfaction.

I had American Home Shield before for a little over a year, and then I switched to another company. Then AHS was doing a promotion so I switched back to them. Since I've owned my home, I've had some kind of home warranty. Since I went through my divorce, I got the warranty because I'm a single mom. It's a good idea to have a warranty if you don't have a husband. I don't wanna to not have it.
Initially, the claim with the washing machine was sent to PSR. They never showed up. I couldn't get ahold of anybody and they weren't replying to texts. I called back to AHS, and they had the Maintenance Medic person come. Before they even looked at the washing machine, he was like, “You need to do X, Y, Z.” I said, “I really was hoping that you could take a look at it because that's what I paid the warranty for.” He then told me that the first guy had a car wreck. That's how I knew about it. He was talking down on him and it’s unprofessional.
He then said, “Get a leaf blower and blow everything from the inside out. That'll clear the vent and the dryer will work better.” I asked if he can take a look at the washing machine. He looked at it but didn't take any of the panels off. He said, “For it to be this amount of water, that means there's a broken drum. It will have to be replaced. It's normal wear and tear.” He was here for five minutes but didn’t look inside the washing machine. He didn’t even look at the dryer.
When he left, I called the AHS. They called him and he told them the same thing. When I got the warranty claim, it said that it's not normal wear and tear. That's crazy because that's not what the gentleman told me, so I called him. He was very disrespectful. I said, “Sir, you told me that it was normal wear and tear.” He was like, “Lady, I've been doing this a long time.” He yelled at me and hung up. It was ridiculous.
So I called the warranty, and they had a third person assigned to come out and take a look. But I was told if it is not normal wear and tear, I have to pay $125. I said I'm fine with that. The third person came and took the panel off. They found that it wasn't a broken drum at all. It was just rusted springs, and the drum had fallen.
I appreciate the service from AHS. It's just the maintenance person. I don't want that man to ever come back again. What could be improved is those independent people. He was not knowledgeable and didn't know what was going on. He didn't take any time, too. He was terrible and I don't want them. The last person who came was from a company. He was reputable and did the actual work. They were great. So I would have them come back through the warranty, but I'm sure that's probably a little more pricey.
It takes forever to get somebody to come out. With the washing machine, I ended up buying another one because of the amount of time it was taking. For three representatives, it took three months to finally get the problem diagnosed. By the time they got the new parts, I had the new washing machine for about a month. If you have the time to wait, then it works out great. My dishwasher went out a couple of years ago when I had them the first time. They had somebody come and fix the dishwasher. It took two weeks for them to come out, then two weeks for the part.

I filed a claim online and the plumber who came was kind and on time. But he wasn’t able to resolve the problem. It involved something that wasn’t plumbing-related. It was the garbage disposal and the osmosis system. He wouldn’t handle that and told me I would have to call someone else who deals with it. While he was here, I asked him if he could look at another plumbing issue I was having upstairs. He did take a look, but he didn’t have to repair anything. He was gone in less than 30 minutes.
Thank you for your feedback and for sharing your experience with us. We are glad to hear that the claim submission process was straightforward for you. We're sorry for any inconvenience caused by the unexpected need for a separate specialist to resolve the garbage disposal and osmosis system concerns. I just moved into this house in July and all of a sudden, I’ve had multiple issues. I had an AC, refrigerator, and oven issue and had a handful of individuals come by.
The technician repaired my refrigerator, but had to come out three times within two weeks. They either didn’t bring the part or got the wrong one. When they came out the last time, they finally had the correct part and resolved the issue. Everything's working well. The technician was skilled and extremely helpful. He was considerate of the miscommunication and the lack of initiative to order the correct parts.
I was still waiting for my oven to be repaired, and I ordered that one in September. But over the weekend, they offered me a replacement. They couldn't fix it after going through multiple vendors.
The oven I have is a Thermador. The original price was $10,000 and the cheapest equivalent I could find is around $6,000. They offered me $1,400, so I don't know what I'm gonna replace that. I haven't spoken to them since.
Then another issue was my AC. I called American Home Shield on a Saturday. By Monday, the vendor still didn't reach out so we had to call them. The earliest they could get to us was Wednesday. It was unseasonably hot during this timeframe, with an 80-degree weather.
When the technician finally did come out, he didn't know how to service the system. He was gonna go back to their shop and see if somebody else knows how to do it. So I asked when he’d be able to come back, 'cause my 90-year-old grandfather was coming in that same day. He said, “Yup, let me make a call and I'll let you know.” He didn't give me that information and just left the bottom half of my house unsecured. That was not cool.
My wife and I looked up a dealer. They came in the next day and fixed our system. I ended up paying about $7,000 out-of-pocket. I figured I could get the service fee for labor covered, but American Home Shield said they couldn't do it because it was an unauthorized assignment, even though I had the invoice and the receipts. They elevated that, and I spoke to the next person who just literally read verbatim whatever their policy is without having any kind of exceptions.
I've had American Home Shield since 2012 on one of my first rentals, and I've had a good experience ever since. The coverage and services they offered were exactly what I was looking for. But because of what's happened in the last few months, I probably will not be staying with them. The quality of people they assigned for maintenance have been subpar and American Home Shield as a whole has been pretty bad.
Thank you for sharing your detailed feedback about your recent experiences with American Home Shield. We sincerely apologize for the challenging situations you've faced, especially concerning the length of time it took to resolve your appliance and air conditioning issues, which was complicated by unresponsive contractors. We understand how daunting this all must have been, particularly with the urgent need due to personal circumstances.
While our digital interface and some interactions were positive, it's clear we missed the mark in certain crucial areas that are essential for your peace of mind. We regret that we couldn’t provide the flexibility you expected under the service plans, especially during the hot weather when timely repairs are critical.
Your feedback is invaluable to us. Should you have ongoing concerns or need assistance, please don't hesitate to reach out to our support team, who are standing by to ensure a reliable resolution.
Thank you for your candid perspective, and we appreciate the opportunity to improve based on these important insights.

They took over 72 hours to respond to a call for our water heater going out. We repeatedly called and were told it was with the Dispatch Department and that they could not find someone in the area to service a water heater. After my original call, they originally said they would engage a tech to come repair the water heater. 24 hours in and still no response other than it was with "Dispatch". I asked to speak with a dispatch manager or use my own plumber to be reimbursed and they said this could not be done. Every 12 hours I called, they said there was no news and that no one was available to do the job. I was charged $125 and they refused to refund it. I also asked for a refund on my warranty as I had to come out of pocket for a different plumber. They refused to refund my $800+ warranty payment so I had a credit card dispute.

I had a claim for a gas furnace. The claim submission part was easy and seamless. It was online. But American Home Shield sent out a guy who didn’t know what he was doing. He had been out twice and I think he's frustrated that he couldn’t fix the furnace, so he is not answering calls anymore.
I've spoken with representatives trying to get the problem addressed. They were good, except they really couldn't do anything except say that they needed to get ahold of the guy. But they can't get ahold of him and I can't either. They won't assign the ticket to anyone else too because they already assigned it to him. We are not getting anywhere. American Home Shield is covering what it’s supposed to and the price is fine. But you get what you pay for. My experience has been frustrating. It's been six weeks since I first made the claim. It's the middle of winter and I still don't have heat.
Thank you for bringing your experience to our attention. We sincerely apologize for the inconvenience caused by the service delays with the technician assigned to your gas furnace issue. It’s concerning to hear about the communication breakdown and we’re committed to addressing this gap to prevent it in the future. While we’re pleased that some aspects of our service met your expectations, we understand the significant frustration resulting from this delay. Having American Home Shield is a good back up plan and it has met my expectations. Recently, A&B Drywall came out as follow-up to a plumbing issue. They had to repatch my ceiling and they did it quickly and efficiently. It was a different contractor that did the plumbing. A&B came and fixed the drywall. There was a little bit of confusion, maybe on my part, or the contractor’s part, in contacting American Home Shield to let them know the job was complete so it took a little bit. But once A&B was notified, they communicated everything. They reported when they were supposed to and everything went smoothly.
Thank you for sharing your positive experience with A&B Drywall Repair and American Home Shield. We're thrilled to know our drywall partners provided efficient service, contributing to a smooth and satisfactory process. Your trust in American Home Shield over the past two years as a reliable home repair service is deeply valued. We appreciate your support and recommendation to friends. There was a clog in the sink and we needed their assistance to unclog it. The first time, they unclogged it. However, this issue continued to happen through the garbage disposal so they came out a second time. They replaced the garbage disposal but was still leaking even though it was new. It was leaking from another pipe that was connected to it so they came out a third time and it's been okay since.
It is important to have some additional coverage for older homes since you never know what will pop up and don't know about having enough funds, or if the insurance companies will actually cover small things. It is a safety net for us knowing that if there's ever a small issue with any repairs around the home, we can rely on our contract with American Home Shield to help resolve that.

As far as the contractor goes, they were all prompt. They did their job. They called me and scheduled it, so they upheld their bargain. But American Home Shield is just sitting on their loins and not taking care of me. They attempted to fix my stove, but the contractor couldn't do it.
He put a new heating element in it and the top was shot. It's a double oven and there's a crack in the door. He couldn't fix the oven and he was gonna notify the home warranty, which he did. Then they sent another guy out and he said that he wanted to know what was going on. I told him and he said they don't go after somebody else who's already been here so they canceled.
I contacted Home Shield and they said they were gonna send another guy out. So I was like, "You know what? Here it is Thanksgiving and I've turned this in over 30 days ago. And I'm busy." There was too much going on and I couldn't even get this taken care of. I was hoping to have it done before Thanksgiving but we had to make other arrangements. I had a large crowd come over and I couldn't even use my upper oven. I talked to somebody from Home Shield and they said they would take off my deductible as a courtesy. I said okay but if this third guy doesn't fix it, I wanted it replaced. They said he could do that.
Well, the third guy came by and he couldn't fix it either. I haven't had a chance to call and complain. And when I do, I can't even understand half of them. But I shouldn't have to go through all this. I'm very dissatisfied. Somebody should have handled this promptly. I know they probably have millions of policyholders. I get it. I understand the workload. But it's not like I'm dealing with the first guy. So supposedly, my problem was escalated. But here I am stuck, still not being completed, and no one bothered getting back to me. It's horrible right now. I'm still without an oven and no one's bothered calling me.
We appreciate you sharing your experience. We understand the frustration you've faced with having to make multiple calls to get your oven repaired, particularly during such a busy season. While we are glad to hear that the J&W Home Repair team has been communicative and efficient, it is clear that we fell short on timely and proactive follow-up. We apologize for any inconvenience this has caused. We value your long-standing relationship with us, and your feedback helps us improve our service. We filed two claims fairly recently, one for our stove and microwave and the other for our washing machine and ice maker. It was quick and easy. I didn’t even submit the serial numbers, but it worked out just fine. The appointment was set a few minutes after I made the payments for the service call. The contractor who came out was top-notch and very knowledgeable. He came the same week on both service calls and ordered the part before he left the house. He had confirmation that the parts were ordered and when he would receive them.
We only used our warranty one other time, and that was for hot water heaters. That was also a really good experience. The only thing, American Home Shield is expensive. It's $79 a month. But it's great service.

I had a bad water heater. The first contractor that came one was HomeMeister. Absolutely horrible. They took forever and they billed me for stuff that I didn't need. We got sideways. They fired me.The first tech that came out stated that my mom says the hot water is working just fine. I asked if they looked at the water heater. I said, "You don't see that big rip down the side of it?" and they go, "Oh, I see it now." It's kind of obvious. You open up the door and you see it.
Also, they wouldn't wait for me even though I said somebody would be there. They wanted to reschedule and I lost it. I was absolutely miffed at them. They took four days to get back to me.Then they came out and wanted to bill me for stuff that I knew I didn't need. On top of that, the water heater was free as it was under warranty. They sent me a bill for 450. To put in a water heater? And she goes, "Well, the good news is your water heater is free." That really miffed me. That's when they cancelled on me and sent me back to AHS. So I would not recommend HomeMeister at all. Zero stars.
American Home Shield was fine but they did everything behind my back and didn't reach out to me after I was fired by HomeMeister. Got me another company, Absolute Plumbing, and those people were phenomenal.
Thank you for sharing your experience. We apologize for the issues you encountered. We understand the frustration caused by the delay and miscommunication from our contractor, HomeMeister. The refrigerator’s indoor water dispenser and ice machine were not working. I knew that it must have been a water filter but I wasn't sure. I'm not in this house very often to troubleshoot. Sears was assigned, and there was three or four hour window in which they were supposed to be showing up. They did not get there nor did they communicate when they were on their way there.
When the window closed, I was like, "Where are they?” This was a second home for me and I was leaving in a day or two and I wanted to get the repair done. I went on to the American Home Shield website and was frustrated because I couldn't reach anybody or get an update on their arrival time. Then they showed up half an hour later.
I asked the two guys, “What's the story? I never got any timeline or update that you were coming. I couldn't reach you." They said, “Between AHS and Sears, all is going to artificial intelligence. We don't know what's going on or what people are calling in or asking. They don't tell us anything." They were in the dark as I was. AHS also asked me a million times about the make and model number of my refrigerator. I submitted it multiple times, but the guys had no idea what I had. I was like, "I said it was a Whirlpool."
It's so nice to talk to a human but so many things these days are automated. I go online saying, “How do I contact this?” or “How do I send an email or text?" I had gotten a bajillion texts about this appointment saying, "Are you gonna be there?" But when I tried to connect or went online to get a customer service number, I just couldn't do it.
One of Sears guys flipped open a door at the bottom of the refrigerator, which I didn't even know, and popped out the filter. As soon as he did that, all the water was flowing. Everything worked. It looked like a 30-second job. He didn't replace the filter 'cause I need to order one.
AHS has gotten expensive. For a new or a second homeowner who doesn't have access to knowing a lot of repairmen or service providers in an area, AHS could make sense. But if you're living in a neighborhood full-time, it seems overpriced. Once I got my refrigerator fixed last month, I canceled it. I’ve owned this house since 2016 but don't heavily use it. I'm paying over $100 a month, but I could break a sweat and reach out to more neighbors and find repair people.
Hi,

We're deeply sorry for the challenges you faced during the service call, especially the missed arrival times and communication gaps. Adjusting to more automated systems isn't an excuse for lack of clarity, and we appreciate you highlighting these areas for improvement.
While we're pleased to hear that the eventual resolution by the technicians was successful, this situation should have been handled more promptly and smoothly.
Thank you again for your candid feedback. Taking the time to share your experience enables us better serve each day.

I go through American Home Shield online and select what I need. It's easy. When they call, they'll send you an email within a day and they'll have the person who's coming out to fix it contact you. I have used it two times and I have had nothing but great experiences. They're always on time, friendly, professional. They tell you every single thing and explain what they are doing if you do not know. They're very coherent when explaining to you what's happening. They're not just coming in, doing the work, and leaving.
If you are a single parent and you don't wanna call your insurance, get American Home Shield and select the package that is best for your family and what you can afford. They can go down a little bit on the prices, but select the best package for you so you don't have $1,000 deductible versus $175 co-pay and they'll come and fix it. If they cannot fix, they'll replace it.

It was a very terrible experience. I lost two days work. They scheduled an appointment to replace my unit. They called me that morning to tell me that they couldn't come and I had already taken off work. So I lost a day's work and didn't get anything done.
Then they rescheduled it to the following week. They gave me a time frame, and then called back later and said they made a error in the time because they couldn't go in the attic until 1:00 because it's too hot. I talked to American Home Shield about it, but there was nothing they could do about it. But they replaced the unit.
We appreciate you sharing your experience with us. We understand the frustration caused by the delays and miscommunications surrounding your replacement claim, resulting in lost time and complications. We're glad that, in the end, the unit was replaced without further trouble and you're now time slip: paused facing issues with it. If I could give this company negative stars I would -- it honestly feels like I've been scammed. I've been paying AHS for 2 years without incident, yet of course, when the time comes, there is an excuse as to why they can't be helpful, and nobody really seems to care. I have been living (in the winter months) without hot water for almost 3 weeks now, despite a water heater replacement being one of the things that the Company clearly outlines as a covered service. Once you pay the required service fee, you are assigned one of the AHS partner companies to come assess and complete the repairs. Well, of course, AHS chooses partners who complete the work for the cheapest because they are illegitimate. My "partner" company doesn't have a valid website, and the phone number goes to a cell phone.
The repairman told me he would come on the Monday after my heater broke, he didn't show up until Wednesday: strike 1. Then, on Wednesday, he showed up (2 hours past the rescheduled time he texted to say he would arrive), spent 15 minutes in my home, and told me my water heater was broken and that I would need a brand new one. Cool? No. For some reason, after that, he never sent AHS the assessment, and has ghosted both me and AHS since (for almost 2 full weeks now). AHS is saying there is nothing they can do since they assigned the work to him in their system, and that I just need to wait until we can reach him for his assessment. So basically I'm playing a waiting game, in December, without anything but ice cold water in my home. They made sure to process my monthly fee as I've been waiting, though. Absolutely awful, I wouldn't recommend them if they were the last warranty provider on earth.

The representatives of AHS are always fine, but American Home Shield, as a company itself, and the way that they handle their warranties, are less than par. They should honor the warranties that they offer. Instead, they hire the lowest budget contractors to come out, to give the least possible diagnostic so that American Home Shield doesn't have to incur any cost.
Thank you for taking the time to share your experience with us. We are glad to hear our customer service representatives treated you courteously. American Home Shield has completely failed to honor their contract, and their behavior has been nothing short of outrageous. My 50-gallon water heater ruptured, flooded my home, damaged my ceiling, and forced me to leave my home during Thanksgiving. Instead of helping, AHS has spent their time trying to weasel out of their responsibility. Their contractor confirmed the water heater failed due to normal wear and tear, yet AHS tried to charge me hundreds of dollars in “non-covered” items that are clearly listed as covered in my plan. Then they offered a cash payout so low it wouldn’t cover even half the cost of replacement.
I’m currently displaced from my home, dealing with damage and uncertainty, because AHS refuses to honor the very coverage I pay for every month. This feels like a blatant breach of contract and bad faith. I would strongly caution anyone from relying on AHS to protect their home because when disaster strikes, they will look for every possible loophole to AVOID paying or replacing covered appliances.
Thank you for sharing your experience, and I sincerely apologize for the distress and disruption this situation has caused. It is concerning to hear about the extensive damage and the difficulty you've encountered with your coverage. We are committed to making this right and resolving the issues surrounding your claim promptly. Please allow us the opportunity to review your account details closely. My experience has been unnecessarily frustrating after 23 years of paying for American Home Shield. The plumbing company was great, but we had one before that from American Home Shield that was horrible. The garbage disposal broke. The Gardner Plumbing guy came out, looked at it and said it's worn out. It was a rusted tube, so he had to put a new one in. It was an older one.
We put our claim through an automated phone system. That was fine. I was a little worried that AHS might send the company out that they had sent for something else a few months before that was horrible. You can't talk to the person until they call you back and say you've been assigned to this company. I told my wife that company and they had been out on a different issue years before, and she was excited. They're a very good company. Gardner Plumbing is very ethical, and the guy that came out was very polite. It takes a while to get AHS to get somebody out, but they come out when they say, and it got fixed. The guy went through it easily.
We have a running issue with AHS where I had the washing machine. It was 23 years old, it broke and flooded the downstairs of our house. It did $20,000 of damage. I called AHS. It took them almost a week to have somebody come out. And when they came out, the guy said, “This is worn out. It can't be fixed. Sorry, the machine's just too old. There's no sense to spend money on parts on it. It has too big of a problem.” I asked, “Is it gonna be replaced?” They said yes. However, we got a letter a week later. I was overseas, so I didn't know that they denied the claim. We said, “How could you deny the claim? Your guy from Accord Appliance.” There are thousands of complaints against them. They have a 1.5 rating. It's mind boggling how AHS would even use them.
AHS decided to deny the claim, saying it was customer abuse. I don't know how we can abuse a 23-year-old washing machine. And the fact that my insurance covered my water damage immediately. They looked at the machine and said, “It's broken right here and water's coming out.” We told AHS and they said, “The technician from Accord Appliance said that it was abuse by the customer.” It doesn't make any sense, and they denied it. I said, “Give me a copy of the report.” They said they would. They never did. That went on for two months. We never got a copy from Accord Appliance. We never got a copy from AHS who I repeatedly asked.
When I got back, I called them up and they said, “We denied it. That's it.” I didn't know if we could appeal it. They didn't tell us. I asked, “Can I get a manager?” “Nope. The report says it's denied.” I called the credit card company, AmEx. “What do I do?” They said, “You know you shouldn't have to pay the $100 fee.” We put that through and AHS did not fight it, but we found out that they billed us every month but turned off our policy. I had to jump through hoops to get the account turned on even though they billed us every month. When we had the garbage disposal come out four months later with this great plumber, AHS said, “We can't schedule anything. Your account is frozen because you called your credit card company and had the $100 taken back.”
I said, “Yes, and I told you the situation.” I asked, “You guys understand you've been billing me for three months in a row but not giving me any coverage?” They got quiet. They went back and forth somewhere. They came back and said, “As a one-time courtesy, we'll waive that $100.” It was not good of them to turn our coverage off while still billing us and they never told us. When they finally said, “Okay. We'll let the plumber come out,” the plumber came out. He did his job. He was quick, efficient, and polite. It was a good experience. But to this day, we never got paid on the claim for the washing machine. We had to buy another one.
Thank you for sharing your experience with American Home Shield. It's concerning to hear about the issues you encountered with your washing machine claim and the subsequent challenges you faced. I apologize for the inconvenience and frustration this process has caused, especially with the complication of billing matters. Your feedback highlights areas where we can certainly focus for improvement. I invite you to reach out so we can evaluate your situation in detail. Our goal is to provide the reliable service expected from us, and we’d value the opportunity to work toward resolving your concerns. Please let us know how we can be of assistance moving forward.

Two of the burners were not working. One of them wasn't getting hot like it used to. It used to get really hot when you had it on high. The other one just didn't work at all. You couldn't turn the knob. I called American Home Shield to file a claim, and they said that they would call someone in the area, which was Aurora Appliance. However, the repairman didn't have a full grasp of the English language so I had to go over it again very slowly and tell him what the problem was, and he seemed to understand.
When he looked at everything, he said that he had to order some parts, and that I would hear from them in three to five business days. But it was longer than that before I heard from them. When he came back, I thought he was going to bring burners or something to fix the stove, but he said it wasn't the burners, it was the knobs that needed to be replaced. He replaced all of the knobs, and he was right. As soon as he put the new knobs on, all of the burners started working again. We thought it was gonna be burners and that it would be an expensive job. I was glad it wasn't because I didn't want the whole stove to have to be taken apart.
I had also called American Home Shield because of the oven. They sent someone out very quickly. It was only a day or so I waited. They came and said it was the element. They took the whole stove apart in order to fix it, but it was fine. The technician who came to do the work was really good. He knew his stuff. He was able to take that oven apart and put it back together. I was very impressed.

The dryer heating element wasn't working, so it wasn't drying at all. I file a claim online. The website was relatively easy to navigate. The contractor was really good. The tech was knowledgeable and thorough. He showed up on time and fixed the issue. I've had a spectrum of experiences with contractors that American Home Shield provided. The timeliness is really good, but more options for contractors when it comes to different things is important. There's a limited availability of contractors. So it would be good if American Home Shield could continue to update and upgrade their available contractors and evaluate them.
American Home Shield makes it easy to get repairs done. They also make it easy to do the discovery work for contractors. They're a little bit more expensive than I would like, but overall worth it. In general, I'm overall satisfied with the timeliness and getting problems done. Every once in a while, there's a contractor who really doesn't solve the problem and you have to go back to the well. I had two plumbing things with American Home Shield. One at Pine Drive where I had a leak in my basement on one of the plumbing pipes. I submitted my claim late on a Friday and I heard back from the techs that Tuesday. My other claim was at Pamela Drive where the stopper wasn't working in the shower. The techs called me for an appointment the next day after I filed my claim with AHS. Submitting the claims was easy and both of them were assigned to Pro Service. The techs were named Joe and Keith. They were both wonderful and they knew what they were doing.
The guy who came out to the property at Pamela Drive was pretty cool. He was technical with it because it was going to end up being some long process possibly of having to cut pipes and do all this crazy stuff. But he got in there and took a look at it. He ended up realizing that just this one piece that was in there was too long, so it was getting caught. So, all he had to do was cut it back. So rather than it be this crazy cost of whatever, he was able to fix it really easily, and now it works great. All in all, I appreciate American Home Shield getting people out that quickly to do that stuff, and not costing $3000 or having to even have to fight a plumber to get over to your house or any person who needs to do work. It was efficient and I didn't have to go through all that hubbub.

American Home Shield said anything that's stuck in the garbage disposal, that comes out of my pocket so I denied for them to repair it.
I've been in this house for eight years and I never had an issue with my garbage disposal till now. What's the use of having American Home Shield if they are not gonna repair something that they say they will? It's regular wear and tear. When you're a new owner of a house, American Home Shield used to send out a locksmith and change the keys on your house. But all of a sudden, now they're charging $100 for the same service. But the guy who came out was very good. It turned out I had nine locks that had different keys for them because the previous owner installed locks but he didn't rekey them. But he was able to change all those locks to accommodate the same key and then he left me four blank keys. He walked me through it and we checked every lock with his keys before he left. It was very good.
The service with American Home Shield simplifies your life in that if you have a technical problem with the systems in your house, you don't have to search through the Internet and try to find somebody that can fix your problem who you don't know and whose background you don't know and whose credentials you don't know, and you can't trust any of the reviews you read on the Internet. Whereas you can make one call to American Home Shield and they will assign a qualified person who's vetted and who is experienced in that particular service area.
My only complaint is a lot of these vendors get into a project and then they think American Home Shield is not paying them enough, and so they tell you, “Oh, if you want me to finish this project, you need to pay me additional amount of money.” This has happened to me several times. I had a water heater put in in the attic, and the vendor said, “Well, if you want us to finish this job, you need to pay us $1,000.” Then I had another issue where I had a pipe leak and it was in the ceiling above the bathroom. A bathroom on the second floor was leaking into the bathroom on the first floor. The technician did a good job of finding where the leak was coming from but they said, “Oh, if you want me to fix it, it's another $450.”

The first company that American Home Shield sent out wasn’t worth two cents. They looked at our toilet and said that it was the floor that was the problem. We were also having a problem with having to hold the toilet handle down to get it to flush and to fill back up, and he didn't even look at that. 24 Mechanical Group did the last service call on it and they did a good job. The only problem is they didn't turn the valve fully on in the toilet. The toilet is filling all the way up but it sits off to the side and you can see where the caulking is. When you sit on the toilet, you almost feel like you're gonna fall on the ground because it rocks back and forth. Now, it doesn't rock anymore, but you can tell that it's not where it's supposed to be on the floor.
We've been here going on eight years and we had it fixed when we first got here by a certified plumber. But we didn't have a warranty yet. We paid to have it done and I watched him repair it so I know what he did. So, I called American Home Shield and told them about the first contractor and that I never wanted them back. So, they sent the other group back. I like the second company that AHS sent out. The guy was nice, but he didn't speak any English. So, he had a translator on his phone. He didn't seem to take an interest in the floor. He rocked the toilet and it's sitting but you can see that it's not right.
American Home Shield doesn't return your calls. I've left messages and they returned my call about a month later. The plumbing company that came out called back on it, and I told them to hold until I find the valves because of the filth. As for the floor problem, I would have loved to have had them take the toilet off and look, but the company wanted to go to that extreme.

Sometimes when I call the customer service, they tell me, “Contact the provider for the service." The issue is, some providers have automated lines and nothing gets done. You can't reach out to them at all. But I consider AHS to be good. I like their warranty service.

I have given positive reviews every time American Home Shield would send someone out. I've posted on Better Business Bureau and I always tell people to go with them. I've been with them for six years and they do good work. Their techs have always showed up on time and they've always fixed my issues. But this time, I made a call for a washing machine repair on November the 13th, and the people they assigned couldn't get to me for about a week. Then when they came, they had to order the panel. I waited another week for that to come in and the guy put it in yesterday. But we had that storm here in Birmingham and I had no power, so he had no way of testing it. I washed two loads today and it has stopped completely again. But I'm not washing heavy loads. All I had in the machine when it stopped was two pair of jeans and a sweatshirt.
So, I asked them to come back. The lady from the contractor told me that their tech couldn't come until December the 3rd. But at the time, I had washing to the ceiling. Also, I've had to infringe on other people, go to their home, and do my laundry. I've asked American Home Shield if they would compensate me for this month's service charge that's done on my credit card, but their rep said they couldn't do that. She was very nice though. I was very short with her and I had to apologize because I was just full of the issue.
She told me that this machine has been on recall. She even called the appliance place to see if they could bump me up, but they couldn't or they said they didn't have a spot. I understand that there are other people who made calls that need service, but since mine's a repeat with the same thing, they should put me to the top of their list. The tech who worked on my machine was very nice. In fact, he only lives 10 miles away from me, so I would be a close person to come by and work on. But American Home Shield's rep was probably not forceful enough to tell the contractor to prioritize me. She was so soft spoken.
I sincerely apologize for the difficulties you've experienced. Your patience and understanding mean a lot to us. Despite any shortcomings, we are grateful that you took the time to leave a review. Your feedback is invaluable and helps us improve our services.

King of Clogs was wonderful. There was a drip coming from the master bathroom and it was dripping down into the basement. They cleared that up and called and made sure that it was okay after the job was done. There was something wrong with the kitchen sink, too. They had to replace the faucet. As far as submitting claims to American Home Shield, we make a phone call and make an appointment. It's often easy but you can be waiting on the phone for a while. They inevitably try to please us, though, and the quality of contractors that they've sent was over the top.
We're thrilled to hear about your positive experience and are glad that King of Clogs delivered excellent service for your plumbing needs. It's reassuring to know our contractors have met your expectations by being thorough and proactive. We appreciate your feedback regarding the claim processing time, and we’re continually working to reduce wait times on calls. Your willingness to recommend our services and your advice on areas for improvement are both incredibly valued. Thank you for kind insights, and please reach out if you need any further assistance.

The hot water went out in my combi boiler. I went online and submitted a claim to American Home Shield. Supreme Heating & Air came out in less than a day. They were terrible. There was no communication from them. There were no paperwork or anything from them that they fixed the problem the first time. They did not do a thorough enough job, and the hot water went out again very quickly. They came and did a patch job, and said we would have intermittent hot water until they could get the new piece in. That took about a week. I had asked them to give me a quote for another cleaning of the system, and then they called and said that was required and that it was about 500 something dollars. I had gotten it done for cheaper before, so I said I didn't want that. They told me it was a requirement or they would not come back and replace the piece that they were contracted to replace.
Their communication was not clear. I did not know that that much had to be done to replace the piece they were replacing. Otherwise, I would have agreed. They were very rude about it when I talked to them about it, and I told them my concerns. After the job was complete, I thought everything was done. I got a text message from them saying that we need to schedule the cleaning, which did not make sense to me because they said they had to do that to be able to replace the piece.
I got on the phone and called American Home Shield and they transferred me to the owner or someone for the collection of the company, and they immediately accused me of dodging their calls and text messages to not pay them the extra money that I owed them from my end. I had not received any calls or text messages saying I owed them anything at that point. I was under the assumption they had to come back again from the other text message I had received so I didn't want to pay them if they hadn't done it. I hadn't gotten any invoice or any kind of communication at all from them after they had left. It was probably the worst experience I've ever had with a contractor.
I did end up paying them the extra money that they said I owed, which is fine. I would have paid them that day if they had asked or said anything. I figured I would get an invoice for it, which I never got. He could never prove anything, like he said he could screenshot a picture of the text message saying I owed an invoice, but I never received it and anything on my phone from him except for another text message saying I had to schedule that.
Thank you for sharing your experience. We are truly sorry to hear about the challenges you faced with the service. Your feedback highlights important issues that do not align with the level of service we aim to provide. We've noted your concerns regarding poor communication and unexpected charges imposed by the contractor. American Home Shield is horrible. I had an issue with the icemaker of my refrigerator, which ended up being a plumbing issue. We got this straight. Then I had an issue with the switch in my kitchen that went out. I called American Home Shield for electrical service and they sent in a company from wherever. Their guy pulled my dishwasher out three times, trying to find the problem. Then his company wanted to charge me an extra $300 saying they had to break the wall and fix the issue. But when I asked if they were going to fix my wall after they break it if I gave them the $300, and turned out that they were going to keep it for themselves.
So, I called American Home Shield and told them about this issue. American Home Shield later sent me an email telling me that I had to sign this agreement to pay the $300 for them. But that's part of the cost of the job they were doing, it shouldn't be the cost of the homeowner. So, I didn't feel that was right. But to make a long story short, I called back the contractor, DGM Electrical, and told them that I had my friend from Virginia who looked at the situation and said that they didn't have to break the wall to fix the issue. I also asked them to send another guy out here. Someone who could speak English and didn't have to use a translator.
So, he sent another guy out and this time two guys came out. I told them what my friend said and that all they had to do was take the receptacle off, run the wire either from the basement or from upstairs from the top down, go out to the electrical box, and do what they needed to do. And they didn't have to take that dishwasher out anymore. The gentleman listened and did what I told them. Then they resolved the issue. Since then, everything on my electrical receptacle, has been working properly.
Also, I have called the contractor three times to get a printout of the work that they did in my home and I have not gotten it yet. I keep a file of all the work done in my house by certified licensed people so that when I get ready to sell my house, I got all my documents. I've tried to reach American Home Shield but nobody answers the phone. They have an hour to two hours wait every time I call. Other than that, American Home Shield does what they say they're going to do about getting you somebody to fix your stuff and replacing it. But they need to reevaluate some of these contractors that they got.
Thank you for taking the time to share your experience. We sincerely apologize for the issues and inconvenience you faced with the service on your kitchen switch and refrigerator's ice maker. It's concerning that multiple visits were necessary and unsettling to hear about the initial quotation for breaking open walls, particularly when it was resolved later without such invasive measures.
We're grateful for the issues you've highlighted and commit to discussing them internally to improve our procedures and prevent similar situations in the future. Please feel free to reach out to our support team directly for assistance in obtaining your report or any other concerns.

I bought American Home Shield's services in the spring. They were clear about what they were covering and they also sent me a copy of the contract when I asked for it. They weren't pushy. They weren't trying to hard sell so I was satisfied with that. Recently, I had a dishwasher that stopped working and it gave me an error code about it not draining. The next day after I put the claim in, I got a call that a service guy was coming out. He came out and tried to fix it but couldn't. He had to order parts. About two weeks later, he came and installed the parts. But it was still a problem, and he said he had no idea about how to fix it. He then sent his report to American Home Shield. The next day after that, I got a call from another appliance repair person who came out about two weeks later. He fixed it, and it's been working fine.
It took a month or more to get the dishwasher fixed, so I was washing dishes by hand for that period. That wasn't very pleasant. I don't know if American Home Shield controls how busy their service reps are, but a little faster visit would have been nice. But I'm overall satisfied and I still would recommend American Home Shield. They were very responsive. They also offered a special for a furnace cleaning firm to come out and look at my furnace. I took advantage of that, and that went very well.
Thank you for your thoughtful review. We appreciate you recognizing our efforts to resolve your dishwasher issue despite the initial delay. Our goal is to provide timely service, and while we're pleased that your dishwasher is now functioning as it should, your feedback helps us identify areas for improvement. We are thrilled your overall interaction with our customer service and the promotional offer for furnace cleaning enhanced your experience. For my most recent claim, a gentleman from Tru Tech came to my house. It only took them a day to get to me. He did some quick fixes when he was here, and none of those things worked. So, he ultimately determined that I needed a new thermostat. They ordered the thermostat. Someone came back within a week just because the scheduling wasn't working out in my favor. It was the same gentleman that came. He put the new one in. It didn't really take that long. He had to do something downstairs, and then the process took about 15 to 20 minutes. Everything is working.
Submitting a claim to American Home Shield, for whatever reason, is always difficult. I have to talk to a gazillion people. As far as the service, if American Home Shield could get their act together, it would be a lot easier. But the services that I've had lately have been good. I used to have a lot of problems with the contractors that they sent in the past, but they've been doing a much better job on that end now. Still, if they could make the process with getting claims a little bit more seamless, overall, it would be great.
We're glad to hear about your satisfaction with the recent service from Tru Tech Heating & Cooling and our contractors. We understand the claim submission experience with us has room for improvement, and we sincerely appreciate your feedback on how we can enhance this process. The washer was making a loud banging noise. It was super easy to file the claim online. Then it took about a week after submitting the claim to get a contractor out. The tech was very pleasant, friendly and knowledgeable. He fixed his part. I just had electrical issues after that, but he did everything he was supposed to. With American Home Shield, I love how it's like, "Let's get the problem issued no matter who we have to get out there," and how easy the app is to use that I never have to call anyone. That's the best highlight. I'm a single mom, so it works very well for me. The only thing is that most of the contractors are not available on the weekends. But everything else was great.

Initially, the claims process was very first and efficient. American Home Shield supplied me with the company to come out and work on my stove, so that part of it was great. I was very happy about that. They sent me immediately the person that I would be receiving a phone call from. The repair person called me within a day or two. It was pretty fast. Then he came out to the house and his service was very good. He was very helpful and thorough. It was wonderful. The claim was submitted to American Home Shield again and it took a while. So I had to follow up and I never got a response from them, but I did from the repair person that was brought out. He said that American Home Shield came back to him and said they were bringing parts for the stove. But when he received the parts for the stove, they didn't work. He commented too that they were recycled, so they weren't in the best condition. But then they didn't even fit my stove. So we went back to American Home Shield and that was when they said they would give me a refund. But I had to follow up again to say, "Oh, what's happening?" It was like I had to reach out several times to get it.
I finally got to talk to somebody from American Home Shield and they walked me through the process and sent me the email. Then I submitted that I'd like it to be paid direct to my bank account. I waited a week but I didn't hear anything confirming that it was being sent. So I followed up and talked to somebody again. They said it would be taken care of in the next day or two, and then it happened. But I had to do a lot of work to communicate and find out what was happening. The whole process took over a month. I've been with American Home Shield for at least 15 years. I've had them come out quite a few times and the problem has been fixed by whoever comes out. So it's been really good. The stove is the one time that I've had to have something replaced. It seemed like it was difficult to get to that point. I'm still gonna stay with American Home Shield because they have been good in the past. They're a good company to be with. I was just a bit disappointed in the process this time.

I like American Home Shield's cost and the ease of access. It's so easy to submit a claim online. We just bought our house and for some reason, the bathtub in the shower in the guest bath didn't have hot water, but there was hot water in the rest of the bathroom and all over the house. Rooter King Plumbing initially came out and all the guy did was turn up our water heater and said, "Give it about three hours and then it will work." I could have told him that's not gonna work and it didn't. After a lot of phone calls, they came a second time and the person who came out was lovely. He knew immediately what it was, fixed it, and we're good. I was very unhappy with the first go-around.
American Home Shield should take feedback on the vendors they use to make sure that they're sending us the best people ever. I was not happy with the plumbing company at all, but I let American Home Shield know and I hope that they take that info because coming out to just turn up the temperature on the water heater was not okay. Other than that, I love American Home Shield. They're the best and I would tell people to get it.

American Home Shield provides a good product and they're fair in dealing with consumers. Recently, a few of the outlets near our refrigerator stopped working. So, the GFCI outlet had to be replaced. I submitted a claim through the AHS website and I had no problems. It was a straightforward claim and I didn't have to speak to a rep. Also, if there's something that needs to be changed or a problem with it, then I go through the website and I usually don't have to contact a rep.
The guy who came out was very nice. He said that they couldn't find anyone to handle the claim, so they assigned him even though it was out of his service area. He had a lot of difficulty finding the address and he went to the wrong town first. But he called me a few times, told me exactly where he was, and kept giving me updates. He ended up being an hour late but because he was so communicative, I knew what was happening and it didn't bother me at all. Everything's fixed now and overall, I had a wonderful experience working with American Home Shield. He was putting down stuff and complaining the whole time about the toilet, how we need a bigger toilet, and the more sewage thing. But then he was telling us his prices and how he could buy and come back and install it. He also talked bad about the company, saying how they were not licensed and that they send out anybody. He went on and on and into them. I didn't need nor care to know all of that.

AHS has been very good most of the time, and customer service is always good. Technicians are a little hit or miss. I’ve had probably five service requests and one of the companies was really bad, but the others were good.
My latest experience was pretty rough. I live down in Texas and my central AC went out. It took a month and a half to get fixed, so that was a real bummer. Everyone was nice when I would call, but the initial company that was sent out was really poor. They were based 400 miles away, and the guy would come once a week, do a little work then leave, and tell me he’s waiting on parts. The contractor wanted to charge me $700 to come and replace the wire. AHS was doing great because they told them it was $75. They were going back and forth with the contractor. In the end, they just closed out the ticket and said that they were done.
I had to pay the fee for AHS to reopen it, which wasn’t very cool, because the AC still needed to be worked on. I felt like AHS let me down for not taking my complaints seriously and then charging me again. It was a little bit of a slap in the face after that amount of time.
But a different, fairly local company came out in about an hour. They fixed the issue, were super courteous, and talked with me after the fact because I wasn’t there, to let me know what all they did and all these assurances to my questions. They were great.
Thank you for sharing your detailed feedback with us. We strive to ensure that every service experience meets our quality standards, and I apologize for the inconvenience you faced with the technician assignment and claim resolution for your air conditioning during a crucial time. I'm pleased to hear your concerns were eventually addressed by another local contractor who efficiently handled the repair. Your feedback is instrumental in ensuring partner accountability. When I turned my furnace on because it had gotten a little chilly, it made a noise. So, I called American Home Shield to come and look at it. Winter Home Services came out and they determined it had to be replaced. It was cracked. Plus, they said it was clogged. My furnace was really old. They don't even make them anymore.
The contractor was nice, but I tried to get help because they wanted 3,000 and some dollars. American Home Shield was only gonna give me $900 and some change. So, I had to go on and try to see if I can get a cheaper one. I knew somebody that knew a place where I can get it cheaper. So, I got one for 1,400. What really pissed me off is every time I would have someone come out, I always had to pay them. Then if I would call them again, I still had to pay more money for them to keep coming out. That was too much. So, I called and told them I didn't want them anymore. The lady I spoke to was nice. She said, "Before you do that, I'm gonna put you in here for a cash-in-lieu, so that way, you can get your money back." So, they owed me some money.
I had them send someone out here to try to fix my bathroom. Somebody fixed it, and something happened again. The guys from AHS said they couldn't fix it because it was fixed before. They didn't wanna fix something that somebody had already done. So, I let that go. I called them for my furnace, and it's been the same thing. They always give me a runaround.

Our dishwasher stopped working. I sent in a service request with AHS. Submission was quick. They took the payment fast. But the problem was the next step, which was getting the appointment for the personnel.
They sent Sears. Then that personnel did not submit the report, and I was not getting the processing, neither the dishwasher was getting fixed. No action was happening. Then they had to send in another person who came in and said that the motor pump was bad. And it was not available in the market anymore, that it needed to be replaced. But that person submitted a different thing. He said the hose was bad and it needed to be changed. However, the hose was not bad.
They sent another person who changed that hose and eventually, the person again gave the feedback that, "Yes, it needs to be changed," because, as he said the part was not available. This all added to four weeks of delay.
Eventually, after four days, American Home Shield decided to replace the dishwasher. But the replacement itself took time. There were also too many calls I had to do in a day. Five weeks of having no dishwasher fixed or replaced was a little frustrating.
Thank you for taking the time to share your experience with us. We understand how challenging it was to deal with the extended delay caused by misdiagnosed issues during the repair process of your dishwasher. Managing such complications can indeed be taxing, and we sincerely apologize for the inconvenience this caused. Once the true cause was identified, it's reassuring to see the replacement process went smoothly.

American Home Shield provides tune-up services on your furnace once for the winter and once for the summer on the ACs. A young man came out and it took about an hour to get my two furnaces cleaned up. He serviced them and told me that we’re in excellent condition. They're functioning properly. I’ve had no claims for big ticket items but for what I have claimed, I've been satisfied.
Thank you so much for the great review! We're pleased to hear that everything went smoothly during the routine tune-up of your furnaces and that our service continues to meet your needs. Your feedback on pricing consistency, despite occasional fluctuations, is invaluable, and our aim is to provide reasonable rates that reflect quality service. Our dishwasher would stop working during the cycle. I submitted a claim with AHS and BA Distributing was quick to call. They've done work here before for AHS and they were very timely, professional and communicated well. The dishwasher’s fixed now.
However, I’ve had some bad contractors from AHS. I had one that tried to get his own business and say that I did not maintain my furnace, which we had. I had to prove it, but he was trying to get me to pay him out of pocket.
Regarding AHS, there's a lot of room for improvement. We've had AHS for years. We had an older AC and they just kept patching and charging us a lot for coolant, which was extraordinarily frustrating, because the AC was quite old and we did not get what we deserved. The prices keep going up, but the service coverage goes down. AHS is good if you are worried about certain appliances and it does help in budgeting certain ways. But don't count on them for some of the bigger things they say that they cover.

I prefer him over any other person AHS has ever sent. He's reliable and excellent at his job. He's very informative about things he's doing when he's fixing your appliances. However, in the earlier years with American Home Shield, you always got a live person. Now, you don't. And that's what I don't like about them. We called AHS to submit a claim for my AC that was not working. The contractors came out in a few days. It took a while to resolve the issue. Anything with the AC is always a hassle in Florida. The contractors were like, “We see this problem. Now we have to call American Home Shield and get them to approve. Once they approve, now we gotta order the part.” We were without AC for seven days. But when we had our garbage disposal claim, the tech came out and he saw what the problem was, put a new one in and left. He was in and out in an hour. It was nice. But with the AC, they were very slow.
Thank you for bringing this to our attention. We sincerely apologize for the inconvenience you endured with the delayed AC repair process. All Valley Appliances was not responsive. There's no customer service. You can't reach anybody. They came and told me that they understood what the problem was and it would be two days for them to get the parts. It ended up being over two weeks. When they did finally get the part, the technician came into the house, took one step in, took a phone call, and left without saying anything, but he didn't fix the problem. We had to wait an extra week for him to come back to fix the problem. When the gentleman did come back, he didn't wear any booties and he left water dripping all over the apartment and all over the stairs. It was a horrible experience. I ended up losing a tenant because of it.
American Home Shield didn't do anything. I'm paying for the service, and I thought I would get service but I didn't. I thought I'm paying for a service that's protecting me and will send me someone reputable. All Valley Appliances is not a vetted vendor at all. I'm stuck using whoever AHS tells me I need to use. All in all, my experience with American Home Shield was really great from beginning to end. It was the first time I had to use the warranty, but I was very impressed that they did what they said they were gonna do. I put in a claim for the air conditioner that wasn't working. Their claim submission was a simple process. I started on the website, and then I picked up the phone and called them. I'm over 65, so I like to talk to people. They kept me in the loop about what to expect and when the service provider would be here. I did speak to the service provider. It happened on a Thursday, and he was really busy that Friday, but I was his first client that Monday morning.
The guy who came to fix the AC was fabulous. He showed up on time. He allowed me to ask questions, and he answered them. My husband came in and he didn't do what the men do where they usually start talking to the men and don't let the women say anything. I call it the man thing. When we would turn on our faucets, the flow reducing valve that was put in a couple of years ago would make almost like a foghorn noise. I made a claim with American Home Shield and when the techs called, I told them what was going on. Then, while they were here, I told them that I noticed that there was water under the hot water heater. So, I asked them about that and that was why the second ticket was put in for the hot water heater to be replaced. The hot water heater that they replaced was still under warranty since it was only four years old. So, when they came out and did that, the company that they got it from said that I needed to pay for the new one and right now, I'm still waiting for the credit back for the hot water heater. It's been a month now.
Other than that, I would recommend American Home Shield. Submitting claims with them is incredibly easy. You simply go online, pick your type of login, pick your address, put in what your problem is, and hit submit. Then they take care of it from there. I told my friends that they have always been quick to resolve whatever issues we've had. We're in that cycle right now where things are breaking. Last summer, it was our air conditioner. Then the start of last winter, it was our heater, then it was the hot water heater.
The thing that I like most about the service is the peace of mind that I don't have to worry about paying $1,000 for a water heater, $5,000 for my furnace, and $5,000 for my air conditioner. It's nice knowing that if something breaks that I can't fix, somebody can help me with it and it's not going to cost me an arm and a leg. I told one of my friends that American Home Shield replaced our hot water heater, and he was going to look into them to see if they had a coverage plan that would work for the things that he wanted covered at their house.
Thank you for sharing your experience with us! We're delighted to hear that you appreciate the responsive service and peace of mind our warranty plan provides. Having support when it matters most can truly make a difference, and we're so pleased to be able to offer that to you. Whenever you need assistance, we're just a claim away online. I needed my ice maker fixed. The first guy came out here three times and he kept putting zombie parts in there. He would go out to his truck, get some parts and come in and try to fix it. But thank goodness I complained, and American Home Shield sent another guy out and he put the right part in the first time. When my dishwasher won't drain and I had a small leak by the door, the guy who came out said, “There's nothing wrong with the drain, see?” He kept turning the dial to make it drain. But when it drains out, the water is up to the door at the bottom. When it finishes, it's not drained out, so I have to dip it out before I could run my dishwasher again.
He said the problem was that there was a screw that was out a little bit on the side of the cabinet where the dishwasher goes in. He also said that I had a little water because when I closed the door, it didn't close all the way. I said, “Okay.” So I accepted that. But I got this letter saying that they refused to work on my dishwasher again because it was installed improperly. But there was a loose screw in the thing. The guy that came out was real rude to me. I'm 84 but I'm not stupid. So I need to call American Home Shield again about my dishwasher, but I know they're gonna tell me they're not gonna do anything with it.
The people that American Home Shield have don't call you. You have to call them. They leave messages and they don't ever call you back. Then you have to call American Home Shield and complain, and then they'll call them. Like that one guy with the ice maker claim, he would not call me back, and when he was here, he would get calls. I'm really disappointed in American Home Shield. I've been with them years and years and years. I've been in this house since 2008 and we started Home Shield in 2009. At first, it was wonderful. But now it's like they don't really wanna do anything. I'm not gonna recommend them to anybody.

I did a service request online when my furnace wouldn't turn on even though the fan would work. They sent a service person out and they diagnosed and fixed it. They did a good job and the unit works fine.
Thank you for sharing your experience with American Home Shield! We're delighted to hear that the repairs for your furnace were resolved so smoothly and efficiently. It's great to know that submitting a claim was straightforward via our website and that our contractor was able to fix the issue promptly. After some time I called the AHS escalation department to get an update to discover that there were issues between AHS and the contracted vendor about the parts being ordered vs received this was around October 10. I continually had to have this matter escalated within AHS due to the lack of communication with the contracted AHS vendor. We began to have food spoilage and I indicated this matter to AHS.
Finally, around October 16, the contracted AHS representative returned with parts but the replaced parts did not fix the problems. Then this contracted vendor tried again October 24 with no results. Then October 29 a new dispatch number was assigned for the same issues. On November 7, the same company sent another representative who brought another 2 different types of seal gaskets from the previous representative but did not address the initial issue that was pointed out. Both gaskets were forced on but only the freezer one stuck on.
As I was continually escalating the matter each time I called finally Lilnel (AHS) sent me an email on November 19 to express concern. We had been going back and forth until 11.24, at which time she asked if it was ok to close the matter and I told her no because the matter had not been resolved. AHS had assigned yet a totally different matter because I told them that once the gasket was installed a crack is now present on the left side of the freezer and water leaking at the bottom of the freezer. I sent photos.
The new contracted vendor arrived on 11.25 and indicated that the cracks that are now present on both sides of the freezer are normal. And that due to the frozen water leakage on the bottom of the freezer it is due to a clogged water line and the defrost drain. After reading to the AHS contractor that this wasn’t normal. He indicated that he would tell AHS about his findings not addressing the initial issue as the previous vendors and that he would request parts for the water line and the defrost drain.
I sent the updated emails to Lilnel. Initially it bounced back indicating that the photos were too large so I resent the emails in 3-4 sections. Now there is excessive floor damage which is worse from over a month ago. AHS has been informed of this during my several calls including the escalation department and my updates to Lilnel. We are continually paying our monthly premiums and at this point all we want is a replacement refrigerator, and our floors repaired to make us whole after dealing with this for 2 months and counting.

ABSOLUTELY AWFUL EXPERIENCE. I do not recommend American Home Shield to anyone. I’ve had multiple issues with them, and their customer service has been consistently unhelpful. First, my pipe leak claim was denied and I lost my $100 service fee with no real explanation. Then, when I needed an electrician, things somehow got even worse. I specifically arranged to take Monday, December 1st off work so I could be home for all scheduled repairs. I planned this well in advance. AHS assigned me to JC Electric, who later informed me they could not come on that date and told me to contact AHS to be reassigned. When I called AHS, they told me they needed verbal confirmation from JC Electric before assigning a new technician—but they couldn’t reach them. I was essentially left with no solution.
The next day, after another long hold, AHS finally reached JC Electric, who confirmed they could not service my home on December 1st. After all of that, I was told AHS still could not assign me another professional and that I had to work around the technician’s schedule—not the other way around. How does that make sense when I am the paying customer? Their process is inconsistent, their policies contradict themselves, and their representatives keep you on hold endlessly with little to no resolution. This company has been nothing but a waste of time, money, and energy. Do not waste your money on American Home Shield. You’re better off using Thumbtack or hiring reputable technicians directly.

I did a request to test my HVAC system through American Home Shield's app, then Air Doc Heating & Air Conditioning confirmed the next day and came out the following day. Their tech checked and made sure my HVAC system was ready for the season. Our interactions were easy and I didn't have any problems. He tested everything and checked the thermostat as well as my HVAC unit. He also offered to swap out my air filter, but I had already taken care of that. Overall, having American Home Shield is a great saver. It's more beneficial and easy to contact whenever I need a service. It's a great investment and I recommend it for others to get when they buy new homes.

The garbage disposal quit working. It was making all this noise. I went online to file a claim with American Home Shield and they recommended a plumber that's under their contract. He came out and replaced the garbage disposal. He was very personable. Doing a claim online is easy breezy but when I call, I'm on the line forever before I get a real person. Also, I noticed American Home Shield keeps going up every year in price. It's getting to be a little bit more than I'm willing to pay these days.
At one point, it was good for me. My ice maker was on the warranty. But on the next contract, they said it wasn't on the warranty anymore. Then next thing I know, it was back on the warranty. I'm thinking they're adding stuff to the warranty and upping their price. I'm paying them every month, and I still have to pay the people $125 to come out and do the service. I don't use American Home Shield that often. It's not like my appliance goes out every month or every two months. Usually, a couple of years go by before something happens so I'm thinking if having American Home Shield is really worth the money. I'm to the point now of thinking of canceling them because I'm not happy with the pricing.
We appreciate your feedback and hope you continue to enjoy American Home Shield!

We had seven different issues, and everything was taken care of, so we're happy with Watson Plumbing. We had one issue where it was still leaking, but the plumber came back again a week later and fixed the issue. When I filed the claim, I talked to somebody on the phone and that was great as well. So far, since we've been with AHS, we've really never had any serious issues with them. Sometimes it's a little hard to understand the representatives, but we're used to that everywhere. They're pretty detailed and concerned to get what you want done and correctly. At the end of our calls, when I make a request for any type of service, they go over everything very thoroughly to make sure it's all correct, and I've always been very impressed with that. They wanna make sure no mistakes are made on the request.
We're pleased with the coverage as well. It's wonderful that we only pay what we pay monthly, and once we pay that, we don't pay anymore unless there's an issue that's not covered through AHS, which we did on one thing. That needed more internal work like making a hole in the wall which they couldn't do and that was certainly understandable. That was with the outlet that we needed fixed.

I've had issues before with my HVAC and it caused my house to be out of cooling for a whole year. I'm paying monthly a fee for it to be repaired but it wasn't repaired. I had to call them the following year and it was the same people who broke it the first time. But he repaired it. But it was very inconvenient for me.

I've owned my home for almost 12 years, and I've always had a home warranty. A repairman sent by my previous home warranty company told me one of the better home warranty companies is American Home Shield. Then my friend had them and recommended them to me as well. I've also recommended American Home Shield. I have my dad on the plan too.
I am new with American Home Shield and when I went to the website, it said for me to sign up for an HVAC maintenance. They have that as part of my plan so I scheduled it for a contractor to come. I have a brand new heating system. They converted it from oil to hot water heat. When the repairman came out, he checked some of my thermostats. My heat is zoned out so I told him about a problem that I was having with one of the zones. You have to bleed the system. He called his boss and his boss said they could do that for $75, and that American Home Shield doesn't cover the kind of system that I have. I was asking him what does the service offer overall but I didn't get a solid response.

1st guy didnt know what he was doing. Kept zooming his boss on his phone to hear what was going on. Said he was ordering parts. Came back said he needed to order more parts and you denied our claim saying we overloaded the machine. Which we don't. My wife only washes and dries 2 uniforms for me for work twice a week. We have free big laundry machines in our complex we use for our laundry.
2nd guy comes out. Wasn't even from the repair place that was supposed to come out. He tells me he's subcontracted from the place that was supposed to come out. I help him take the unit apart because he asked me to help hold the unit as he gets the screws out from underneath. He realizes that one of the blades broke from the fan. He tells me one of the blades broke then unbalanced the unit and probably made it brake 2 more blades on the fan. Tells me that the warranty probably won't cover it and tells me that if I pay him 125.00 and pay for the parts the can fix it for me. I told him no, I just paid 125.00 for the deductible, that we'll just go through them that why we have it. He tells me ok and I help him put the unit back together.
Then I get a denial message that he said there was a foreign object in the unit. No there wasn't. Foreign object means something that wasn't supposed to be in the unit. 100 percent it was a broken fan blades 3 of them in the unit. Not by our negligence. So you're telling me down the road if our ac broke which is the biggest expense I might have or a garbage disposal blade broke can be called a foreign object and deny our claim why would I keep having this policy?
Also I got a picture, several of this guys truck with the name of the company taped off so you can't see the name isn't from the right company. This wasn't someone who is even authorized to come into our home. Also tried to make sure we we knew he could fix it on the side. I will be placing a Google review, yelp review, and also a. BBB claim on this service we were provided. Not happy at all. This dryer was only a couple 100 bucks to buy a new one. You think I trust you guys with a 5000 account unit or anything else involved with covering my home again.
Johnie, thank you for reaching out to us with your concerns. I truly apologize that this situation occurred.
I will be reaching out to you directly via email to address this matter.

Our HVAC system wasn't working, and American Home Shield had Fast Response come out and diagnose the issue. They quoted me for what the home warranty company was gonna cover, but the price to take care of the issue was too much, more than what we were willing to pay, so we went a different route. Since we've had American Home Shield, they haven't been able to fix anything for a reasonable price. We were always able to find it for, sometimes, more than 50% less. With this situation with the HVAC, our alternative contractor replaced fixed the HVAC system and got it working for a lot less.
At this point, I am dissatisfied. We have six properties that are under American Home Shield. We contacted them for a plumbing issue, and they weren't clear with communicating when the person will come out. We were waiting. The tenant was waiting as well. At one point, the tenant mentioned that someone had to stay in a hotel because we weren't getting any response. Again, we had to go a different route and pay a contractor to go out there and fix the issue. It's like we have the insurance but it's not working for us.

American Home Shield overall is failing to do a good job as far as customer service. I wish it was a different experience, but it's not. When the contractor worked on my home before, they took one of my tools with them. I notified them but they never returned my items. They recently were reassigned to my home for an issue where they said in order to get the repair, they would have to fully remove all of my cabinets in my home. So, I asked for a second opinion. A new plumbing company came out. Those guys were great. They came in, did not mention anything about having to tear out my cabinets in order to repair. They're professional. They have been doing everything that they said they would and keeping their appointments.
I looked at that as if the previous company gave me misinformation to either not want to do it or charge me more. American Home Shield should cover everything as far as the plumbing goes because I was given misinformation and misquoted. I was very dissatisfied with that. I was not happy with the contractor. I hope to never have them assigned to me. I would fix this myself before I try to call that company again. And I know nothing about plumbing.
American Home Shield gets different information. One associate may tell me something, and another tells me something else. AHS will take whatever money, however they charge to start a service request fee, knowing that it can't be fixed. I could tell them what the problem is, and they would take it, and I would get a tech out here and say, "We don't do that for that." When I initially talk to them, they will tell me, "We can get that covered. We'll get that taken care of." So, there's a lot of misinformation going on from when I file a claim to when someone comes out. And it's always a big difference. It's a lot of cases where they say, "We'll take care of that," and then get out, "We don't cover that.”
It's a good company once they finally do what they're supposed to do. But as a consumer, I should not have to fight and call constantly and wait on callbacks. It has been several times that I've asked for a supervisor. Rarely did I get a call back. Being business-oriented, this company isn't a good company. They get you in, and sign you up, and you pay every month. But when I have an issue, I will have to fight for what I need to get done. That's not fair to any consumer.
They should not take the service fee knowing we can't fix anything. I understand that. It's one of those things where they ask you over the phone. They have the capability for video diagnosis or you have the capability to speak to the technicians before they come. It does not have to be taken from you and applied. Most of these things you could explain it to them and they know, "We can take care of that." AHS knows what they're willing to cover and not. Instead of me giving them my $100, give me a chance to use that towards a repair that I can make outside of AHS because they were not going to cover it anyway. It's almost like a cash grab. It's free money in the air and they will take it.
Some days, I get frustrated that I'm tired of sitting on the phone and going back and forth. Once it finally works, it's fine. Once they finally say, "We're just gonna replace your product,” or this or that, that's okay. Even with those things, when they finally decide to do the right thing, it's still another fight to even get things done. I've been having a stove repaired for the last two months. That's not acceptable. They've been piece by piece fixing the stove. I'm not sure if I'm gonna have an accurately working stove even to use on holidays.
We appreciate your feedback and hope you continue to enjoy American Home Shield and the service we provide! I would be glad to speak with you and assist with the service you have experienced.

I had some confusion in the beginning, but I don't have any complaint because it's fixed. My only concern with the company was they did not explain what was wrong to me. The tech came to my house twice. And then the third time, he fixed the problem. The first time they came, they didn't even speak to me. It's my house and they were just going up and down. They acted like I was not even in the house.
I started getting worried because they were not speaking to me. They were just telling me not to worry about it. The tech told me he fixed it, and he didn't even wait in the house. The front burner on the stove wasn't working. After I made the report online, I received this text message wanting me to describe the issue. They were asking me a whole bunch of questions. It was weird as it was coming from two different things, but it was asking me the same thing. After that, two people came out at the same time. I walked them to the issue and they fixed it. However, during the first appointment, I saw that their estimated arrival time would be 11:40. I went ahead and dropped the kid at school but by the time I got back, it said it moved, and I missed the appointment. I had to go back in there to request the second appointment. It was successful that time around.
I like that with American Home Shield, it's easy and simple to go on and make an appointment online. I don't have to do all of these extra prompts. But if you call, then that's different. It was good that they communicated, but it was a little overkill in some ways.
The technician who came out had a strong accent, so it was hard to understand. He had to do an inspection to figure out what they needed. I received the parts within three days, which is great, but then I had to wait 30 days before the next appointment. Timeliness was really poor.
I’ve had other home warranties and I feel like American Home Shield is a little expensive on the per usage when they charge the show-up fee of 125. I’ve paid 65 in the past, and that was nice. So, if you’re looking for cost savings, go somewhere else.

K & S Plumbing were required by American Home Shield to fix a pipe leak. But when their plumber came in, he stated that we had a slab leak. So, I called to get a company that would come out to detect where the leak was at. They came out, looked at it, and it wasn't a slab leak. So, I called the plumber back out because, at that time, the water was out in our house, and we were staying in the hotel. He came back out that day and the leak detection company pointed out where the leak was for him to come back and fix. He cut through that area, and he still wasn't able to find the leak. He stated that the leak was up above in the ceiling at a location that he could not reach due to it being up too high. It would call for an extended ladder and a two-person job for safety reasons. A mitigation team came to bring the fan, then one of their guys was able to fix the leak. It wasn't where K & S Plumbing said it was, so they never fixed the leak.
At another time, my experience with American Home Shield was really good. But they have been terrible lately. I don't know where they find the contractors but they're not picking quality contractors. It seems like you just throw your money down the drain if they're not getting reputable technicians that's going to do what they need to do.
I have referred a few friends to them, but they have had bad experiences. The quality of the service depends on the area now. My mom's in the area where they come and fix whatever needs to get fixed. I had a friend in Tennessee, Murfreesboro where they sent a contractor over here to fix her HVAC. That person turned stuff off and didn't turn it back on. Then he never came back. She called American Home Shield and they weren't helpful. She's still without her unit working, and that's been almost a year now. My sister also had American Home Shield and she's looking to get someone new because she's in Midland, Georgia where the service is poor. It seems like whenever she talks to somebody at American Home Shield, they want her to fix her issues by herself and they won't cover the repairs.

One of the kitchen breakers tripped two days after the storm and my husband tried to put it back. Here in our subdivision, the breaker trips easily, even without storms, heavy rain, or strong winds. It doesn’t take much for it to trip. This time, the difference was that the breaker wouldn’t hold. We tried to reset it, but nothing happened. So, I waited a day or two, thinking it was storm-related. But we are not electricians, so we didn't realize that it might be water inside the breaker area. So, I set up the claim. I checked online if the breakers were covered and a representative on the chat confirmed it was. When the guy came, I explained to him what happened. Our breaker box is outside. That’s how the builder decided to install it, so as a homeowner, I assumed that anything installed on the exterior is meant to withstand outdoor conditions.
In the past, if a breaker tripped, I could reset it and everything would work fine. This time, the electrician came out and said there were signs of water inside the box, but everything was still working. He simply reset the breakers and they worked normally. I asked him if the water inside the breaker box was a serious issue. He told me that depending on wind direction and weather, water can seep in from the top of the box and travel through it. He showed me photos and pointed out that the breakers have small clear windows, and that there were signs of moisture inside several of them. However, none of them had failed except for one, which is the only reason I submitted the claim. He said that eventually he would recommend replacing all the breakers, but he did not expect the main breaker to trip again. I asked what would happen if it did, and he said we could look at replacement at that point.
When I received the denial from American Home Shield, I was shocked. I had received the electrician’s estimate the same day he came out, so I thought that was just part of the normal process and documentation of his findings. I understand the policy says issues caused by wear and tear may not be covered, but I don’t know if this qualifies as wear and tear. I’ve lived here for five years and bought the house almost six years ago. During that time, I’ve never had any water-related issues with the breaker box. There is some yellowish discoloration inside the box, which suggests this happened gradually over time.
I’ve been paying American Home Shield for almost six years. When I first signed up, my monthly payment was around $50, and over time it increased to about $62 a month. Over nearly six years, not including service fees, I’ve paid them almost $4,000. And I only filed one claim during that time, about three months ago, when my washing machine broke. They offered to replace it, but I chose to have it repaired instead. The repair cost was about $600.
Based on that experience, I would not recommend home warranty insurance. I would rather save the $4,000 and pay for my own repairs than spend nearly $400 a year and receive only $600 in coverage over six years. My family is already a member of American Home Shield, and they all know what happened. They might be reconsidering if they're gonna renew. It’s better to save and put aside those 60 bucks. At least you can shop around for an electrician and have the appliance replaced.

The washing machine was bouncing everywhere and the dryer was making this weird noise. When I filed the claim with American Home Shield, I told them that I'm tired of them sending out 1-star or unrated contractors. I've made 15, 20 calls on my air conditioner, and their contractors people kept giving them lies. I got documentation of the facts that were covered. I could sue American Home Shield right now because they didn't do what they said they would do in the contract. I'm still considering a lawsuit to get the cost of my air conditioning.
I spent $15,000 and bought a brand-new air conditioning system because the people that they kept sending out didn't wanna fix it right. It was in the ceiling, and it was complicated to get to. They all just kept giving excuses. The drain line was clogged but nothing was done, and they could not unclog it. I got sick and tired of spending all the money to do the repairs on the drywall. I also had to get new flooring. I couldn't count how many times in the past three years has American Home Shield sent people out for the air conditioning for the same thing. But it still kept on flooding the bathroom.
American Home Shield is not worth it. Nobody understands what you're talking about when you call them up. The last guy I got to do the washer was pretty good, but the people they have sent out to do repairs, 9 out of 10 times, they look for excuses not to do them. They're just trying to get their trip charge. They don't even try to look at it. I also referred my sister to them and when she had an electrician come out, they said they couldn't fix the issue because they couldn't get to it.
We appreciate your feedback and hope you continue to enjoy American Home Shield and the service we provide! I would be glad to speak with you and assist with the service you have experienced.

We have a property with a heating system that was not functioning properly. I diagnosed it with my friends who work with things related to that and then I reported it for replacement through American Home Shield. I was told that as long as it's working, they can't do anything, except repair. Their contractor came out with a significant amount that needed to be put down so that they can replace it, but the unit is still working so far, so I decided I was not ready to put out about 9,000 to replace it. I started with American Home Shield a couple of months ago and it has not been beneficial for me. However, I still recommend friends and family. I was informed about its positive aspects from a conversation I had with American Home Shield, so I'm still optimistic.

I described the water heater issue and the tech asked me to send pictures, which I did. The person was very nice. However, I only called American Home Shield once and didn't like how it happened. I had no doubt the furnace needs to be replaced, but it was, "You're gonna have to pay out of pocket $1,200." I communicated with AHS because I tried to figure out what they will pay versus what I will pay the contractor. Don't just tell me I'm gonna pay somebody out of pocket $1,200. AHS never gave me a clear answer, not even the contractor. They will just send me an invoice that said $1,200. I wanted know if it meant I paying $500 for a water furnace, plus $200 for a permit, etc.
They said it needed to be replaced because the year on the water furnace that's installed is 2009. They said, "You outlived the usefulness and it's leaking from the bottom. That's not something you're gonna repair. It's gonna have to be replaced." Which is fine, but tell me what I'm paying for. I can probably get a new one or have someone come out and do that. No one told me what I wanted, so I stopped communicating. I was irritated. Both parties should always be prepared to tell someone exactly what they're paying for.
I'm a new homeowner. This is only my second year in this house. I had a different home warranty last year. When I bought the house, the Realtor gifted me a home warranty with a different company and I was gonna stay with them. But I know several people who use AHS and they said they are amazing. I could have stayed with the other company. I switched based on other people saying AHS was so good. I'm gonna switch back to the other company, but I was lazy to do that at the renewal time. People need to know, especially those like me who are new and don't understand what a home warranty is gonna cover. AHS should be more transparent.

Make It Right came out to clean the furnace. They were on time, which was great, and they cleaned the furnace. So it was fine. But I'm not that happy with American Home Shield. I have them in my personal property and in some of my rental properties, and I don't like the option that they only give us one company that we have to go with. Because sometimes those companies are so busy that they're not available for days at a time. That left one of my tenants without heat for days because I only have the option with one company. So I would like the option to have more than one company to choose from, and I would especially love if I could choose my own company.

I washed the sheets and put the mattress cover in the washing machine, and it just exploded. The top blew off, the side is bowed out, and the explosion made a hole in the wall right next to it. I had my handyman look at it, and he said it couldn’t be fixed. If it could’ve been fixed, I wouldn’t have gone to the trouble of calling American Home Shield. I called American Home every single day after I spoke with the handyman, but they wouldn't keep me informed about what was happening. And every time I called, I got a foreign voice that was very hard to understand. So, I would struggle with that. This is only the second time I’ve made a claim in the 30 years that I’ve been with American Home Shield and I asked what the next step would be. I was told there would be someone who would connect with me and look at the machine.
The guy was from Colorado Springs, about 45 miles away, and said he couldn’t come for a week. I asked where he was going that day and he said Pueblo West, which is right past me. He said he could stop, but only for a minute, and I said that was fine. He came the next day with another guy, who seemed very arrogant. He said he didn’t need to look at it, and wouldn’t even look at the bowed part. He pulled the machine out, put the lid back on, and they left. They never contacted me. I called several times. His write-up denied the claim, saying I was washing things I shouldn’t have. But this is a large 4.7 LG tub, and I’ve washed everything in it, including cushions and comforters. It’s an open tub with no agitator, one of those machines where you can wash really large items. I loved that washer. When I buy another one, I’ll get the same kind again because it was fabulous.
I called AHS and asked what they meant by denying it because of what I was washing. It wasn’t my fault that it blew up. I kept getting representatives I couldn’t understand, and I didn’t speak to anyone who spoke clear English until I finally raised hell at the end of all this. Eventually, a nice lady came on the line. Before that, one of the other reps told me the next step was to get a second opinion. My second opinion was through Wright Appliance. I called them and at first, the number wasn’t even connected, and it was a strange number. It seemed like you could only reach it if you were already a customer, and it didn’t match the office location. When I finally reached someone, she said they had received the request from American Home Shield. I tried to set up an appointment, and she told me to just send the pictures that I took, which I did. The techs never came out at all and the second opinion was based only on my photos.
After that, I had to keep calling Wright Appliance and American Home Shield over and over to get answers. It was taking way too much of my time. This was a washing machine that cost under $1,000, and it made me wonder what would happen if this were something bigger, like an air conditioner or a furnace. At that point, I started questioning why I even had the warranty if I couldn’t trust them and they couldn’t trust me. I’ve had that machine for a while, I’ve always taken care of it, and I clean it regularly. I would never wash things I wasn’t supposed to.
When I finally spoke again with American Home Shield, the representative read the decision directly from her computer. She said the claim was denied because they said I was washing items that shouldn’t have been washed, and the second opinion didn’t dispute the first one. I explained that the second opinion never came out, so nothing was disputed. I told them the original technician wouldn’t even look at what I was washing and refused to go outside to see it. At that point, I demanded to speak to someone who could listen and make a decision. It took a fight to get there. I kept being passed from one person to another, being told there was no number and no way to connect me to anyone higher up. I finally insisted on getting a number for the main office because I needed to talk to someone who could do something.
The woman I finally spoke with was very nice, and I explained everything to her. She told me she couldn’t reverse the claim and the only thing she could offer was a few months of credit. I told her that wasn’t going to work for me and that I wanted to close my account. She said there was nothing else she could do but offered to connect me with someone who could close the account. My account is closed but a payment was taken out of my bank account the day before and I told them I wanted that money back. They said it would be refunded. Later, I noticed the charge still showed up asa debit, not a credit. I would never recommend American Home Shield. My girlfriend was talking about getting an appliance insurance and I told her not to get them.
I had one other claim, ad it was for my hot water heater. It was in a place that had a gas extension in the garage. American Home Shield worked with me and I appreciated that. But there were no people answering the phone. The people who answered the phone could talk to you. Now, they've gone. I kept American Home Shield for 30 years because I had worked with them before and they had been so good. That’s why this was so disappointing. Also, the price has steadily gone up. I now pay $68-something a month. I was a Realtor for 40 years with Coldwell Banker, and I used to give it as a closing gift. It was an easy gift to give, people really needed it, and they were easy to work with. But I won’t go back to them again, and now I’m very leery of appliance insurance in general. At this point, I won’t do appliance insurance anymore.
We appreciate your feedback and hope you continue to enjoy American Home Shield and the service we provide! I would be glad to speak with you and assist with the service you have experienced.

My regular air conditioning company had identified more than a year ago that we had a leak in our coil. My niece stayed in the casitas where the unit is. We noticed that the air conditioner was not working. So, I called our company that regularly services us to come out. He said, "It's time to get a new coil, but I'll put some Freon in it to hold you over." I called American Home Shield to submit the claim and they had Anders Air Conditioning out the next day to check on it. I was very happy with that. Their response speed was excellent. However, Anders couldn't document that there was a leak because the Freon was full. Now we're waiting for it to leak and call AHS, and they willl have somebody come out to document that the coil is leaking.
We had AHS one other time for a refrigeration unit, and the company that came out was Wolf. They were very accurate in diagnosing what the problem was, but also let us know that it wasn't covered over the home warranty thing, and what our next step should be, which was to replace it with a cheaper model than what we had. That has been my two times that I've used the service and I've been happy with it.
We’re also pleased that Wolf offered clear guidance during your refrigeration issue, even though it wasn’t covered. Your willingness to recommend AHS means a lot to us, and we’re grateful for your trust over the past five years. I've called American Home Shield multiple times about my dryer. A repairman came out to diagnose it. He said I needed a new roller. He ordered it and I had parts come out to the house. Then a gentleman came out to replace the rollers. Everything seemed to be fine, but it had a squeaky noise. Apparently, he just replaced one roller and a few of them were bad. A new guy came out, and he picked up the drum and pushed it in. I let it go a cycle or two, and on one of the cycles, it kept squeaking again. I called American Home Shield back and they did a recall. The repairman came back last Friday and took my dryer apart. But he couldn't put it back together and couldn't fix the problem. He said someone was gonna come out that day.
Dryer parts were all over my floor. There were sharp objects and I have three small kids. I was waiting for someone to come out. At 4:15, nobody came out yet. Then I got this AI text message from Sears saying the technician was held up and they had to reschedule me for Monday. I called American Home Shield and told them that was unacceptable. I was very upset. They did what they could, but no one came out. I had to wait for Monday to come. Finally, someone came out Monday around 2:30. This is the gentleman that has came out to my dryer before and fixed it in 20 minutes. His name is Andrew. He's the best technician that they got and I wanna request him from now on.
American Home Shield is very good with some things. But other times, when I have a big issue and I need somebody immediately, it's never fixed immediately. It's taken weeks. They fix it eventually but it’s gonna take a while and I have to complain about it. American Home Shield also increased my rate every February without me knowing about it. When I called about it, they told me I could have called in January and asked for a promo. But I didn't even know it was increasing and by the time I called, it was too late.
I'd like to have good technicians out here the first time around instead of me getting the second or third-hand person. I had a plumbing issue and American Home Shield kept sending me this one company. They screwed up my house more than anything else with plumbing. One of the pipes was clogged in my sink and eventually, they just said they could not fix it. I had to deal with putting a big black bag underneath my sink and figuring out how to empty the sink water in the bag so I could use my sink and wash dishes. Someone came out and fixed it eventually, but it took a good month. I was doing that for a month.

A contractor came out for the air conditioner. They said they needed a part, that they were gonna see if they could get it, and that they would check with American Home Shield. However, that has been about a month. American Home Shield didn't communicate with me until I had to go and saw that I had a message. They said that if there's a part missing, they won't replace it. There's no part missing. It's a part that's not working correctly which is what the AC company said. They said the board is not communicating with the system, so the system is running constantly all the time. My electric bill is about 350, and the last two months, it was $700.
I have about 10 homes with American Home Shield. Some of them have been covered for 3 years, some are 4, but the longest is five years. I like that they're prompt. If I have an issue, they'll take some two or three days, then somebody's already out there. But they could have taken care of the AC issue a little bit more, especially because it's my personal home. They don't have to give me priority, but they could have taken into consideration that I’ve been with them for a while. I've trusted them that's why I have these other 10 investment homes with them.
If you have American Home Shield, make sure you read the contract correctly. Also make sure that when a contractor has to come back, you call American Home Shield and tell them that the contractor is coming back for the same issue that wasn't fixed the first time. If you don't say that, then they'll charge you another $100 for the same thing. That's what happened to me.

I had leak in the house that was costing me money every single day. The first plumber came out after 4 days but it wasn't an experienced plumber. They had to have someone else come out instead and that took another four to five days. Then when they came out, they closed the ticket and put a comment very briefly. I didn't quite understand the extent of what they did. I called them twice asking for a call back to let me know what they did but I didn't get a call back. To this date, I don't know what they did or fixed. I have to wait for my next water bill to come in to see if they actually fixed the issue or not.
With American Home Shield, I don't always know fully what to expect. Sometimes they'll cover stuff but sometimes they won't. The time that they've covered stuff, it's been a good experience. But there have been a couple of times where they either hasn't or the contractor wasn't prepared. Like anyone else, they probably look for reasons to try to decline claims.
In some cases, when you request a service, the categories are generally broad. Sometimes when you want to schedule something, it doesn't let you specifically identify what the problem is. That may have led to why they sent someone that wasn't properly experienced. On a different instance, a guy thought he was coming to fix a leak but it wasn't a leak. It was a gas pipe in the stove.

I called American Home Shield to file the claim for the microwave and they were quick. They had somebody call me the very next day to schedule. The company said they couldn't schedule until I got the part. They had to change a panel in the lock on my microwave. So, they ordered the part and it came within two days. It was a Saturday, so I called back on a Monday to schedule. They scheduled me for a week and a half out. It was fine, but 15 minutes before the window closed, I called them and said, “Hey, I was just wondering. I haven't heard from you. Are you guys still coming? Do you have to reschedule?” The girl I talked to said, “No. I'm sorry. The tech's gonna be behind. But they're still coming.” So, I waited.
About an hour after the service window closed, I got a call from the company. “Hey, I'm sorry. We're gonna have to reschedule.” I said, “Wait a minute. I sat here all day. I called. And I was told.” The girl said to me, “You're lying. I'm looking at the transcript right now. Nobody told you that.” I said, “You need to reread that transcript then because that's exactly what she told me. And I made notes of it.” She asked, “Do you wanna reschedule or not?” I said, “Well, obviously, I have no choice.” She rescheduled it for that Saturday and I said, “That's fine. But I do need to speak to a supervisor.” She said, “There's none available. Somebody will call you back” and she hung up on me.
That particular Saturday, I sat here the entire time. Since it was Saturday, there was no number because I can't call them. I had to call American Home Shield and they were closed. I waited and waited and about 20 minutes after the window closed, I had to leave because I had to go to the hospital. I was having medical issues. I had kidney stones and I was on the floor, in pain the entire day. But I did not want to leave because I had already been waiting for weeks. The service window was from 11:00 to 3:00 and the guy showed up about 40 minutes later than the close of the window. He called about 3:40 and I answered the doorbell from my phone on the way to the hospital. I said, “Look. I waited.” He said, “I'm so sorry. I didn't realize I was as far behind as I was. But I promise I will get you rescheduled asap.” However, I didn't hear from anybody. I was in the hospital and ended up having to have kidney surgery.
When I got done with my surgery, I called to schedule and they said, “We can't get you in for 10 days.” I said, “This has been a month now. First of all, I had to pay a $100 deductible and I'm without a microwave,” They rescheduled but would not do it early. Finally, the supervisor, at that point, called me back and I told her what happened. I said, “Honestly, every single person’s been very nice except for one who just ignorant.” I told her the whole story and the supervisor was apologizing to me. She was very nice. She said she pulled the phone records and everything I said was factual. She said, “I will put you on a list if we get a cancellation.”
They got a cancellation three days early and the guy that came out could not have been nicer. He fixed the issue and did a good job. He was phenomenal. However, the fact that they canceled two times and pushed me back another almost two weeks the third time was ridiculous. It was their fault both times. Plus, I was not happy dealing with the second girl from the service company. I even called American Home Shield and they were not helpful at all. The lady I spoke to was horrendous, basically telling me, “Sorry. Nothing we can do. They already ordered the part.” I said, “It was a $4 part. The guy that ordered it told me that it cost four bucks. You couldn't eat that $4 and just have somebody else come out here?” I pay American Home Shield $1,000 a year and don't really use them. Their site's good though.

American Home Shield's robot system is terrible, but the home warranty company eventually gets around to doing the right thing. I had a claim and the description that was initially submitted was errantly recorded by their robot system. I had to call back in and say, “Hey, no. It's the HVAC system for the whole house, not a window heater.” I tried twice to do it through the robot system and correct it, but I couldn't get it off the window heating and air conditioner thing. It was not an easy robot to deal with. When the service request was dispatched, I called the company because they didn't call me after a day and they put me off for a week. That's when I started rounding up humans on the line and that was not easy to do.
The service person who came out was excellent, and I like him. He said he had to reboot the system and in order to do that, I noticed he used a couple of electrical clip lines to short something out. I could not see exactly how he did it, but once he did it, the system came back up and running. Currently, everything is functioning perfectly as it should.
Thank you for sharing your experience with us. We're sorry to hear about the initial miscommunication regarding your service request and the frustration with our automated system. We started having a problem with the air conditioner, where it was making noise and there was a slight smoky smell coming from it. So we called American Home Shield and they had Superior Comfort check the air conditioner instead of Fix-It, the original company that installed it. The tech said there was a leak and if they tried to find it and fix the problem, it would cancel the warranty on the air conditioner. We called AHS back and told them about it. We were told that the Fix-It people are supposed to come and check it out. But we still have not heard anything from them.
When we get in touch with AHS, the majority of the time, we get individuals from a foreign country answering the phone. And once in a while, we have difficulty communicating. But I have no problem getting in touch with AHS. It's a problem getting in touch with Fix-It. We have been with AHS for over 33 years and this year, all of a sudden, we've been having problems with the people that they send. The service contractors that they hired are cheap labor that, the majority of the time, don't know how to fix the problem. The experience has been lousy this year.
Thank you for sharing your feedback with us. We apologize for the dissatisfaction you’ve experienced this year, particularly with the recent air conditioner issue and the lack of follow-up from both the contractor and installer. It's concerning to hear about these service gaps given our long-standing relationship.
Please reach back out if there is anything further we can assist you with. Your loyalty over the years is incredibly valuable to us, and we strive to restore your confidence in our services.

I love American Home Shield, so I would not switch. I've contemplated switching years ago, but I’ve changed my mind. I've been with them for almost 20 years. My most recent claim to them was for two stoppages and two plumbing fixes. It's easy to do your service requests online. Before I paid, I saw who the claim was assigned to. Because of some issues that I've had with contractors, I'll always look them up on the Better Business Bureau website.
Before I submitted for payment to set up the service call, I looked American Plumbing Solutions up on the Better Business website. They had a 2.3 stars, which is really bad. I read some of the reviews, and most of their reviews were negative, and there were a lot of people that were very dissatisfied. I called American Home Shield and I did ask them if they could assign someone else. So, instead of me completing the request online, I called in, asked them if they could assign someone else because of that rating. I explained why I didn't want them and what I saw online in the Better Business Bureau website. The gentleman I was talking to assigned a company.
It turned out that the company he assigned only handled stoppages. So, they did not do the plumbing repairs. The guy came out, he fixed the stoppages and he said they shouldn't have put him on the repair. He said AHS has to have them reassign me for the other two issues. A guy came out and he fixed the toilet issue. I was happy about that. On the shower, he said he had to order a valve and then they’d reschedule for him to come out. I went out of town, so it took a while to get things coordinated. When he came back, he said he wasn't sure if he could fix it. He said he had to reach out to American Home Shield. I didn't hear anything back. He said he was gonna call me back, and he never did. The next day, American Home Shield reached out to me.
My issue with him is he left the shower broken after telling me that I could use it. So, I was only getting a trickle of cold water out of the shower. He did not put it all back together the way that he found it. I called him and he was like, “Well, I can come back and fix it.” By then, my confidence was shot because he said it's gonna cost me $1,200 to fix a valve. He was gonna have to break out the wall. I called American Home Shield. I was upset. They sent out another company, and the guy fixed it so that I could at least get water. It turns out that there's a sediment issue in the cold line and that needs to be repaired. They said because it's sedimentation, they don't cover it. To me, a bad valve is a bad valve regardless to what caused it.
They could make it easier for clients to reach a customer service problem if they have an issue. I have someone else who's gonna come out and look at it outside of American Home Shield. If I had a complaint about AHS, that would be assigning someone who does not have a good reputation, and on Better Business Bureau's website, there should be some type of screening for their contractors. I still recommend AHS. If you get a good contractor with American Home Shield, you'll have a great experience.
Thank you for sharing your experience and for being a loyal customer for over 20 years. We apologize for the multiple issues you've encountered with your recent plumbing claim and the lack of consistent service you've faced with subcontractors. It's understandable how uncomfortable and inconvenient it must have been during this process, particularly with the communication troubles and dissatisfaction with the assigned contractors.
Ensuring that our customers are met with professional and skilled technicians is a priority, and we're sorry that was not reflective in your recent experience. Our goal is always to offer resolutions that suit your needs, invoking trust and reassurance in the services provided.
Your continued recommendation acknowledges that you still find inherent value on our service offerings, reinforce by performance of our more experienced technicians. We truly appreciate your loyalty, feedback, and will strive to leverage this as guidance to enhance our efficiency and avoid repeated shortcomings, particularly in communications developed in business parts. We remain at your disposal for any pending concerns or necessary real-time assists via domestic distance.
Thank you again for your patience and understanding.

When J & M came out for my hot water heater issue. They had to replace the hot water heater. So, I have a new hot water heater now. I reached out to American Home Shield online to file my claim. It's more convenient online because the request went in right away instead of waiting on the phone having to wait for someone to talk to. I got a text notification that the process went through, and that they contacted J & M for my appointment.

There was an initial delay in getting the service scheduled, but once it got scheduled, the technician was on time, diagnosed the problem when he got to the home and fixed it.

American Home Shield is above board and does the right thing. I called in and said my bathtub is backing up. There's yucky stuff in the bathtub and in the shower. American Home Shield charged me $125, and told me that upfront. They sent the guy out, he fixed it, and I haven't heard anything from them since. He was a very nice guy. AHS got it done in a short time. I was happy with that. It was nice to call them, and they would send someone out and have it fixed. I didn't have to worry about who I would get, if he is he the right person, and if he can do the job.

I've been happy with American Home Shield for years. It gives us security. I submitted a claim recently because our heating went out in our house. They sent somebody out and the techs looked at it and replaced a component. That lasted about two weeks then, all of a sudden, it happened again. I called them back and they went up there and they replaced it again. It’s been working fine ever since.

I loved the techs that AHS recently sent out. They made the repairs and the unit works now. So far, I haven't had any issues with American Home Shield. I was a little surprised from time to time when something needed a repair, and it wasn't covered under my contract due to some fine print. There's a lot of that in those huge contracts and I don't always read them very carefully. So, that's my bad. But for things that are covered, I'm very happy by how they handle them. They could be more affordable though. The costs have been going up every year. More coverage of little things would also be great.

I just had an American Home Shield contractor come out and I was dissatisfied. My commode is not working. They said that it's supposed to be replaced, but I couldn't get them replaced. They did a second opinion but they sent the same company out. They came at night when I was sitting there waiting on them all day because they said between 12:00 and 3:00 or something. Around about six o'clock I called them back and they said, “He called me and said it's the same thing that I told you the other day.” I called American Home Shield back and told them what he said. The next day, they called and he got on the phone again and said that was him. They were trying to tell me they can put a commode in, but I have to go through them.
I am really dissatisfied because now I gotta wait till I get some money, and I've been paying American Home Shield 80 something dollars every month. They take it out of my account. I can't get the service unless I go and purchase a commode to get put in. They don't honor everything they said. They told me if something can't be fixed, they will replace it, but that hadn't happened.

With American Home Shield, there's always back and forth with what's covered and what's not. I called back today as something's going on with the HVAC unit. It's within the 30 days of the initial repair so I hope they don't give me the song and dance about it being a different issue kind of thing. I've also had a few issues where they'll send out a third party to repair something and sometimes they say they need to do this and that in order to complete the repair. They could just do the repair and leave me the way I was before, but they wanna do additional things and upsell me. I also like to talk to people when filing a claim but American Home Shield has reps that are out of country who have strong accents. Other than those, I'm happy with American Home Shield overall. They're doing what they said they would do.

We had a refrigerator that was no longer cooling. I did a claim to American Home Shield, and Stevens Appliances was sent out. They tried to fix it. They had to order a motherboard, but when they did come back and they put it in, it still wasn't working because something else was wrong with it, too. They couldn't replace the next thing. They had to rebuild it and it was gonna take a month or two and we had already been without a refrigerator for a while. So, American Home Shield offered an amount to give us to replace, and then we took that and bought our own refrigerator. We've had American Home Shield for years and years. We don't use it every year for appliance or household issues. However, on the years that we do use it, they are very good about fixing or replacing things. They're usually quick about getting somebody out here.

American Home Shield is prompt. I've used them several times and I like that I can just call them and they'll find somebody for me to fix my issue. Recently, I had an issue with my washing machine. The rubber had came out, the wire that holds the rubber around the doorway had popped, and the door wouldn't close. I called American Shield Company and they recommended SKI Electronics. Submitting the claim was very easy and the repairman that came out was very professional and knowledgeable. He explained to me that the piece that needed to be repaired had popped and he had to order it. He said when the piece would arrive, he would notify me and he'd come back out. In some kind of way, American Home Shield notified me that he was coming back out. Everything's been great since.

I had American Home Shield for two years, and they work with the worst vendors ever. My first problem started when my washing machine broke. With a wife and three children, I have a lot of laundry. My daughter is a teenager and she goes through five outfits a day. I tried to get American Home Shield to fix my washing machine. The technician they assigned came, looked at it and came back to change a part. It was the wrong part. He did it again and again and every time, it took a week to schedule the next appointment. It was not like he was coming the next day, and laundry piles up quickly.
After the fourth visit, the technician told me, "Okay, it's working." I said, "No, it's not. It's not starting. What are you talking about?" He said, "Well, in my report, I'm going to say it's working." I said, "Why?" He said, "Because I don't wanna come here anymore." So he sent American Home Shield a report that everything is working and he wrote on the form the machine is working, but it wasn't even remotely working. So I called American Home Shield and tried to explain to them. They said, "We will get a second opinion. But if they find that the machine is working, it will cost you $100." I said, "That's perfectly fine since the machine is not working. It's not turning on. So yeah, no problem. I'll stop in for $1,000 it's not working."
American Home Shield sent a different company and they saw the machine was not working. They changed and changed parts. After eight months of me suffering, doing laundry for five people in the sink like a caveman, I already knew what the problem was and I kept telling the technicians. "Stop changing the parts you already changed. This problem is with the door sensor." I showed them that if I place the door in a certain angle, the machine starts. Everything comes and starts with the way the door is closing. I begged and begged all the technicians that came, but for some reason, nobody was willing to just replace the stupid door sensor, which would have cost a lot less than the $3,000 it cost American Home Shield in parts by then.
American Home Shield offered me a $500 in lieu of offer for a machine that costs $2,000 to replace. My first aggravation was why didn't they just replace my machine? It had been eight months and they couldn't fix it. They've also admitted that they couldn't. They needed to buy me a new machine. That was the right thing to do after eight months of suffering. They said, "We don't do that." I initially declined the cash in lieu offer and got my own technician, which found the problem. Guess what? It was the door sensor. At that point though, all the parts on the machine were refurbished, so I decided to take the cash-in-lieu offer and bought myself a new machine. It cost $2,000 to replace it. So I was at a loss of $1,500 on that one.
After the washing machine, the toaster oven broke. Initially, when I applied to American Home Shield, I specifically asked, "What happens when my toaster breaks?" They said, "Oh, it's covered," but when I called for the toaster, now, it's not covered. Years went by and my AC broke and American Home Shield fixed that properly. They added freon and originally, they wanted money for it, but they gave up.
My water heater and my kids' toilet broke as well. The water heater was so simple. It's sitting on a piece of concrete in the house that people can reach from everywhere. It's not in a closet or behind anything, but American Home Shield told me I had to give them $550 for the labor because the vendor said he'll need three men to replace the water heater for installation. It was ridiculous because it was right there. A new water heater costs $400 and one person can install it in an hour. They'll pay for the heater itself, but not for the labor. Again, I was mad. Home Shield gave me another cash-in-lieu offer for $500. I took it, bought a water heater and paid a guy $200 to put it in. Again, I ended up paying more.
As for the toilet, it was really important because my kids use that. It had an issue with the pipe that had to be moved, and it wasn't that expensive to do it. American Home Shield said, "No, that's an upgrade. So this upgrade will cost you $140." My handyman wanted $150 to do this job, so I told American Home Shield, "You know what? Fine. Just give me the $140 and cash-in-lieu offer and I'll have somebody do it." That would have been $10 more and I would have had this job done.
At that point though, American Home Shield stood on their back seat and said, "Nope, we're done. We're not giving you anything for this one. We're not paying for upgrades." I said, "But the toilet doesn't flush. The poop gets stuck in the toilet every time they poop. That's not an upgrade. That's the solution to a problem." They put their foot down and said, "No, this is where we would draw the line on that one." This was the hill to die on for them. I said, "You know what? Just leave me alone."
The one thing that American Home Shield did at the end of two years was fix my AC, but all the other frustration over the two years was unbelievable. Eight months I was doing clothes in the sink, washing them like a caveman, suffering so much with laundry. They were so proud they gave me a cash-in-lieu offer, but that didn't cover even a fraction of the cost of the new machine. They tortured me. With the toaster oven, I got nothing. That just disappeared from the terms and conditions for some reason. They didn't want to fix the water heater or my kids' toilet. Even with the AC, I had to call for a second and third opinion. The first time, I was rejected to have the unit repaired. The first company said, "No, this is a physical damage." I said, "What do you think I did? Took a hammer to my own AC? What the hell are you talking about?"
The agent was nice enough to read me the entire report that the technician submitted to American Home Shield, and I googled it. All I did was I typed what they said, verbatim, into chatgpt and I asked the agent to do the same thing. The report indicated that there was damage to the plastic part of the water bin, and chatgpt said this is typical wear and tear for an AC machine of that age. American Home Shield kept fighting and fighting me along the way with everything instead of coming my way, and everything had to be a second and third inspection always. Eventually, I put my foot down and they gave me a second opinion on the AC. The second people really said, "Yes, clearly this is damage that we need to pay and fix."
American Home Shield put me through hell and I don't need to pay somebody for that. Two days ago, I decided to end the relationship with them after two years. It's not that I didn't want to keep the home warranty. Their retention people were not good enough to retain me and American Home Shield never gave me a chance to stay with them. Everything I wanted or thought that they would help me with, they denied. Everything I thought they would fix was just more headaches for me. Between all the technicians visiting, I lost about 50 days of work. I stayed here waiting for technicians, especially when the washing machine was broken. It was constant, nonstop, with the washing machine, and at the end, it was me who had to fix the situation.
It was frustrating and I will spread the negativity around. Whenever somebody asks me for a recommendation on American Home Shield, I will tell them what a horrible company this is simply because I believe it's true. I don't believe American Home Shield wants to help customers. They are in the business of torturing customers and maximizing profits over giving customers even a little bit of help. The worst part is there's not even empathy. Not even, "Oh, my god. This is the 13th time this month you have to stay home to wait for a technician. We are so sorry. We are going to give you a credit of $500 for all your suffering, for all the time you had to stay home because you didn't go to work. After 30 technician visits, we're just gonna replace your washer-dryer."
Before American Home Shield, I had another home warranty company and they were much better and quicker at fixing and repairing things compared to anybody else, but getting to that point was also frustrating. It was not easy to reach them on the phone. In order to start a claim, I had to wait four hours on hold before I could talk to a live person. I don't want to be on the phone for four hours on hold and I would have no problem returning to American Home Shield, but I seriously would have to be compensated for my time, my efforts, and my suffering. Those conditions have to be met. They have to give me back what they took from me.

I've been using American Home Shield off and on for 15 years and that's because they always have good customer service.
I've always had good technicians who are very helpful. It was kind of rough around the edges when the most recent plumber came in. He wasn't smiling and I thought I should leave him alone. But when we started talking, he was the nicest guy. He showed me everything that he was doing, what was wrong, how it happened, and how it could have been prevented. He was amazing. When I reached back out to them, all I could do was leave a message and, hopefully, they would call me. But they didn't. They were not very responsive. It's scalding. They just found out that the part was not available and they would have to replace my entire thing.
They just did this yesterday. They had to submit it to American Home Shield, and American Home Shield has to approve it, but it is taking too long. I can buy the part and they can reimburse me, then they can come and put it in, if that'll help. All in all, it has not been a good experience thus far because I'm still without a shower.

I got the app. It's convenient to submit claims. The guy that came out to fix the oven and fridge has been awesome. We have had windings repaired. The guy that fixed the furnace was great. However, I have not heard from the local plumbing company since they came out. American Home Shield said they will not come out here again. Why hasn't anybody contacted me? I feel like I'm harassing people. I've called the companies over and over again and have been wondering why they aren't answering my calls. Are they ignoring me?
I was supposed to get the valves on my tub fixed and the plumbing company told me that they would charge $600 to do it and that we had tampered with the valves which caused the faucet to leak, but it was leaking when we moved in. It's our word against theirs. It was a big mess. We fixed one of the faucets by ourselves. We went ahead and ordered the parts on Amazon and got it done within a day. I already paid AHS $125 and the plumbers wouldn't fix it. But all I need them to do now is our toilet which still stops up.
They were jerks. The tech huffed and puffed when he came in here. He was frustrated. He sounded mad. American Home Shield told me they would find another company to do it instead, but nobody else services through them. They're the only company that works with AHS to do things. We were also supposed to have Ohio Valley Electric come out to look at some of the electric things. They never called me or showed up. It has been very irritating. AHS is so rude to me. I almost cried. I thought about switching from AHS because if I'm gonna have to deal with them indefinitely, I don't wanna deal with them.
Thank you for taking the time to share your experience with us. We deeply apologize for the unprofessionalism and lack of communication you've encountered with our contractors. Your frustration is completely understandable, especially given the duration you've spent without any tangible progress or updates.
We're disheartened to hear about the excessive quote for your tub’s fixtures and the need to resolve plumbing issues yourself—this is certainly not the service standard we aim to deliver. We regret the delay in securing another contractor for both your plumbing and electrical issues and we're truly sorry for the ongoing toilet problem despite our earlier interventions.

For my recent claim with AHS, there were some problems with the wiring in the house. We were losing power to certain circuits that ran in different rooms. Initially, the tech came out and he changed out a couple of breakers in the breaker box and it seemed to fix the problem. But it didn't. Three days later, he came back, and he said it was something else. He said it involved a box outside and that he would get back to us. He did a horrible job of communication. It stretched for over a month.
Then right about the time the weather changed here, he had called that day and said that he couldn't do it. He said he had been sick or something and hadn't talked to us. It had been at least a week since we had any communication with him. I tried to appeal it through American Home Shield. AHS said that the tech reported it was wear and tear and it wasn't covered.
The people I was speaking to with AHS were not in the United States and they spoke textbook English, but not idiomatic English and had a real hard time communicating with at least one of them.
Finally, I managed to call back enough that I got one who spoke practical English and has a basic understanding of electricity. They told me that I could try to get a second opinion. I'd have to pay for a second deductible. They were gonna send someone out of Henning, Tennessee. They told me that if the second contractor agreed with the first and they still wouldn't cover it and that they might do the cash thing where they pay for some components. I waited for 24 hours. The second contractor never showed up, never heard from him. I called the number that AHS provided, I was never able to get a human.
48 hours later, I went on the AHS app. I canceled the second contractor and ended up finding someone local. They came, analyzed the problem and explained it to me in just a few minutes. I'm out about $3,500 for the repair. Very disappointed with American Home Shield. I wouldn't recommend them to anybody. But when it works, it works. We've had a couple of appliances repaired, minor things. As far as cost benefit on repairs, even though with the monthly premiums and the deductible, it still ends up saving me some money on simple repairs.
We appreciate your feedback and hope you continue to enjoy American Home Shield and the service we provide! I would be glad to speak with you and assist with the service you have experienced.

Never, ever, use American Home Shield. They send out poor companies that don't do shit. They are just given their $100 or whatever rate it is and they pick the worst companies. I know why. Because they're the only ones that need help. They sign on with AHS's contract and nobody will hire them anyway because their ratings are already not good. I have reviewed these companies. We decided we're going to hire a reputable company and pay a little more.
We're out of money because we've been paying at least $1,000 to $1,500 a year times three for 20-plus years. Also, the $100 charge for every service call keeps going up. 90% of the repairs that AHS has done over the years have had some type of issue or we've had issues with the company that they have sent. Never has it been done in the same day. It's a scam. I might get somebody out there in two to three days after I've called because I have to wait 24 hours after they give me somebody. I can't even call them until they get something from AHS. It's like having an HMO. You have to get a referral through such and such and you've got the lowest insurance possible and the worst doctors out there.
The contractor was given to us by AHS and called the next day. I had to get back to them. We had them come out three days later. We had an issue with them just even getting there. When they did come out, they weren't there long. They said it was something with the drum but it was based on overuse so it wasn't covered by AHS. They said they would give stuff and they would change it for $50 and to get back to them. We got back to them. Didn't answer, didn't answer, didn't answer. Finally answered, said, "That's closed. You need to call American Home Shield." Called AHS and that was that. We said, "Nope. Give us somebody else" because we wanted a second opinion. They sent somebody else out which took another few days. So, they were out of a washing machine for at least two and a half weeks.
The second one came out again. We've dealt with them before, and they said it was something different, but came up with the same reasoning. It was overuse and it wouldn't be covered, but they didn't tell us it wouldn't be covered. AHS did when I had to call again and the contractor said, "You have to call American Home Shield." I've been with Mr. ** for over 20 years. AHS was our main person for three homes they owned. We've had issue after issue and we are no longer going to deal with it again.
Thank you for sharing your experience. We're sorry to hear about the challenges you have faced, particularly with the service providers we assigned to resolve your washing machine issue. Excellence Air came was very good. They came and they looked at the problem. They recognized it, acknowledged it, and replaced a blower fan in my air conditioning unit, which was making a lot of noise.
I reported the same concern seven months ago and another company came out and said they could not fix it because it was still working. It was odd to me because it was making a lot of noise and it might caught fire. It didn’t sound right to me so I called AHS. They said if there was nothing wrong, they couldn’t fix it. I should wait till it breaks. I let it go.
Six months later, it was making more noise and I was smelling something. Excellence Air said they definitely need to replace the motor. I complained to American Home Shield and they waived the service charge. If there's an issue, they should be able to send another company out right away instead of arguing with the company that's obviously wrong.
Thank you for sharing your experience. We apologize for the challenges you faced in addressing the AC unit issue and the service delays you experienced. Your safety and satisfaction are our top priorities, so we're concerned to hear about inefficiencies during the repair process, particularly regarding initial responses. We appreciate Excellence Air’s dedication in resolving the problem promptly and safely and are addressing the discrepancies reflected in your feedback.

I've done a lot of business with American Home Shield and so far, it’s been wonderful except for a couple of incidents in the last year. I called because my lights wouldn’t come on. AHS sent somebody to fix the switch but the guy did not know what he was doing. When he couldn't figure out where the switch went, he just disconnected it, broke it, and put it back in the wall. And I didn't find that out until they came back with a different tech. She opened up the outlet cover and pulled the switch out. It's a three-switch wall, and it came out in two pieces and wasn't hooked to anything, and she couldn't even find the wire to the switch. He just shoved it back in and didn’t fix that part. The outside lights came on, but the switch when you walk into the house that controls the inside lights stopped working. That meant my TV and my lights on that side of the house didn’t work at all.
My interactions over the phone have been wonderful. When I called and explained that the techs needed to come back and fix what was done incorrectly, I was clear that I wasn’t paying another service fee and just wanted my system put back the way it should be. That issue originally happened back in February or March, and they finally came back recently and fixed it properly this time. The rep did a good job and got it right. I had an issue with the air conditioner before. The technician removed a metal shield that covers the electrical wiring coming from the outside unit. He told my son he needed to take it off to access the wires, even though that cover is there to protect the electrical. They ended up ripping half of it off, then realized it wasn’t what he thought it was. They left the box hanging off my house and never fixed it.
After that, he went into the attic and stepped through the ceiling, leaving a large hole in my garage. I called to report it, and someone was sent out to fix the hole, but the repair was sloppy. He plastered it, never came back to finish, didn’t paint it, didn’t clean up, and left equipment behind. Now there’s a big white patch on the ceiling and plaster everywhere. At that point, I was done and stopped calling. I’ve been with American Home Shield for 13 years, and I don’t blame them for the people they contract with. But they should watch the people who do the work because they hire them.
Thank you so much for your thoughtful review! We sincerely appreciate your loyalty over the last 13 years and are glad to hear that overall, you've found our commitment to resolving issues satisfactory. My experience didn't go well. It started from the moment I had issues with the contractor. It happened on a Sunday, but they did not come out until Tuesday. They did not touch anything. They were not professional. I wasn't aware there would be two of them. The contractor just told me one. A woman came who took pictures of everything. I asked her what she was doing, but she didn't say, "Hey." It felt off. If somebody comes into your home and starts taking pictures, you don't know what's going on.
The guy said that they would not have the part needed because I have a mobile home. Home Depot wouldn't carry that. I've already replaced faucets, so I questioned him on that. He said, “Oh, no. But this one, you can't." He didn't touch anything. How did he know? They told me they would contact me either that day or the next day to let me know who had access to those parts that I would need. I had a bad feeling about them so I canceled the service that night. They called me back a week later and said, “We've got your part.” I said, “No. I already took that.” They knew I was out of water. They had no problems letting me be a week without water. It cost me $100 from American Home Shield. I went to Home Depot. I bought the part. I got somebody to install it. And it was no big deal.
This is my first experience with AHS. I'm up for renewal in February. I'm questioning it because I'm not sure. I wanna be fair. It's not AHS's fault. But at the same time, is it gonna be worth $1,000 if I have to pay AHS, plus I have to pay the service charge, and I have to pay somebody to fix it? I'm sorting it out for myself at this point. I'm on the fence with it.
I sincerely apologize for the difficulties you've experienced. Your patience and understanding mean a lot to us. Despite any shortcomings, we are grateful that you took the time to leave a review. Your feedback is invaluable and helps us improve our services.

American Home Shield really screwed me up. I got them since I first bought my house more than 30 years ago and I've been a member ever since then. Initially, their customer service was great and I never had any major problems, until recently. I had a water leak and I didn't know where it came from. I called American Home Shield and they set me up for an appointment. The tech came on Monday and looked at it. I showed him the pictures that I've taken of the water coming across the door from the basement, and at the top of the basement door coming down the walls. He went upstairs and tried to recreate the problem. But he couldn't do it.
He looked at the thing that was in the ceiling like a tick and touched it, but no water came out. So he said that he was going to have to open up the ceiling. But I got decorated ceilings, so I asked if he could check something else. He insisted on opening up the ceiling then he made a big old hole there which I still have until today. They put in some plastic and told me to call them back in a couple of days to see if the water came. American Home Shield said they'd send somebody out to fix the hole, but they were not going to fix my ceilings back to where they were originally. They would just put a piece of plaster up there.
But lo and behold, a man came, looked at it, and said they didn't work on that. So American Shield Home Shield offered me a $210 payment so that I could get somebody to do it. I then called my insurance company and they said it's about $4,000 worth of work because the way the tech opened up the ceiling was all jagged. They have to even it out, and they have to replaster. Then they have to match the design to the design that's in the ceiling already. So American Home Shield's offer is not even enough for the new contractor to come and even out the jagged mess made by the tech they sent out. I'm not saying pay me $4,000, but $1,000 would have been worthwhile.
We apologize for the distress and inconvenience this situation has caused. It is concerning to learn about the unfortunate handling of your ceiling and the inadequate solution offered for the repairs. Your decades of loyalty mean a great deal to us, and it is important that we address this setback correctly. We are committed to reviewing your situation thoroughly and working to find a satisfactory resolution. On my policy, it says the showerhead is included. It states, "Showerhead and all components." The showerhead has a hose that goes to it and it has a handheld thing. That part broke off inside of there and I was told that it was not covered under my policy. The tech told me to pay him $50 because it wasn't covered. So I paid him and then I called American Home Shield to get a refund for my $100 copay. That was when the rep told me that I shouldn't have given him any money at all. American Home Shield told me I will be reimbursed.
American Home Shield is absolutely wonderful. I've never had a issue like this before at all. This wasn't really a big deal. I've used them several times and everything has always been great. Even when I called to report this to the person I spoke to, she was absolutely wonderful. I was all upset. I'm a older woman, and it seemed that that tech took advantage of me. When he asked me to pay him, I said I would put it on the credit card. But he said, “No. I can't take your credit card. It has to be cash, check, or Zelle.” I thought that was funny. When I paid him, I paid him to his name. I shouldn't have done even any of that in his name and not the company name. So I should have known better.

Stay away from this company if you need immediate service. I have been dealing for 5 months on a ceiling fan issue. The vendors they use are horrible. The first one couldn't communicate with me, the second one had feet problem and entered my house barefoot then made me get a ladder so he could climb up and look at the fan all the while complaining that American Home Shield never pays him for his consultations. When you're the customer you really don't want to hear that. Bottom line, after two vendors, they could not find a third one to come to my home to resolve this so they denied my claim and cited a clause in their contract. No one ever calls you back. It's a terrible unprofessional company and I would strongly suggest you stay away. I cancelled my plan today and will never do business with them again.

Our Realtor gave us American Home Shield, It is the best gift I received when we purchased the home. I never even heard of it. We've been using it ever since. The garage door wasn't closing. It seemed to be a sensor issue. I went online to schedule a request and there was a drop-down. The tech explained everything step by step. We had to replace the sensors, which he did. He also oiled up the springs for longevity on the garage. The door is closing in the cold, so I'm good.
I always tell people they should look up AHS because the warranty is so important. It saves much money than replacing the entire item. What I like about the service is some of the things that are covered that I don't have to vet contractors because that could be a painful headache. However, it will be good to see from a functional standpoint if more things can be covered when calling for service. Sometimes, one of the items in the garage isn't covered. I had an extra expense.
We appreciate your feedback about coverage options and will keep it in mind as we continue improving our plans. Your recommendation means a lot to us, and we’re glad to help make homeownership less stressful and more secure.

The electrical part of our pool was shorting out and tripping the breaker. I called AHS and putting a claim in, which was very easy. The tech they sent out was pretty good but they couldn't do the repair on the spot because they had to get approval from AHS. It took about a week but the approval came through. Then, we got a new motor and a couple of new check valves.
American Home Shield's claims process works and it only takes usually a day before the recommended contractor gets ahold of me and schedules the service. But they could have a better approval rate on air conditioning systems, especially the older ones. Also, I've had other things fixed at the same time they did my pool deal. They fixed my dishwasher and they assigned a different contractor for that. But he came out quickly and he was very efficient.
