The contractor came out earlier than they originally said they could because they had a cancellation, which was helpful for us. But they didn't have to do much because somehow, our air conditioner had been turned off at the breaker. We’ve been with American Home Shield for 20 years and we’ve had lots of claims with them. We have a home in Indian Wells, California and we have the one in Lake Oswego, Oregon, and we've had claims at both of them. It used to be that you couldn’t get anybody to come for weeks. When you need to have things work and they can’t get anybody to come, that’s a real problem. But it’s been better in the last couple of years.

AHS is better than my last home warranty company. I had a claim four weeks ago on my AC which I submitted online and the process was easy. But it happened on a Thursday night and AHS couldn't get anybody there until Monday. It wasn't a huge deal though. They responded quickly and got it fixed, so I was happy with that. The techs who came out were quick as well and they were efficient.

Having a home warranty, I know that if anything breaks, they'll be able to fix or replace it. But I don't like that they don't cut the check when doing replacements. I either pick from their website or I have to purchase it with my own money first and they reimburse me.

When I notified American Home Shield that I needed service on my AC, they only took a day or two. I had to pay the $125 service fee that I have to pay, which is really cheap to have your AC worked on. I got contacted the same day, and the very next day, the AC company called me and told me they would have a guy out here in a couple of hours. He was really nice and fast. The AC is working great now. Overall, AHS was right on top of everything. They were good.

I had several outlets that were not getting electricity to them. The tech that came was amazing and he brought another technician with him in another vehicle. That was totally unnecessary because it took them half an hour to resolve the issue. I got charged twice by the electrical company for two visits, which was unfair. Also, a plumber was supposed to be here on Friday last week and he never showed up. I tried to get ahold of him but nothing. And I was charged for that.

I had problems with that same plumber before from Yamaz Plumbing and that was why I requested a different plumber. A couple of years ago, I had a leak from my upstairs bathroom and it was dripping. The plumber from Yamaz Plumbing just said that I didn't need hot water and that we should just turn off the hot water. That supposedly resolved the issue. I don’t get hot water at my bathroom sink. The other person that came out before named Justin was very efficient and seemed very knowledgeable. He really knew what he was talking about.

I'm not happy at all and I need to pull American Home Shield. It seems like the people that they send out just do that and say, “Here you go.” They're not gonna try to even dig deeper to resolve issues. American Home Shield should get better technicians. The electrical guy was good. He seemed to know what he was doing and was very efficient, but not enough to charge me twice for a small issue that I had. While they were there I wanted them to check my track lighting that was out. I was getting a new roof put on and it might have been from a leak. He said they didn't even want to deal with that.

The technicians that American Home Shield hires just want to do the basics. Why am I even bothering with paying this money every month when I can be probably saving money in the long run? This warranty company should get technicians that are willing to go the distance. I've spent so many hours on the phone with people trying to talk to them about what I needed. I was so upset. Another thing is it's hard to navigate the American Home Shield website. I tried to do it on the computer to set up somebody and the site was down. It was so frustrating.

A lot of the customer service of AHS is overseas. Because of that, they're more available than some. If they were local, stateside, they would not be available as much. But I have a hearing impairment because I spent time in the artillery in the military, so I have trouble understanding some of them. But most of them have been great and they slow down their speech to help me out quite a bit.

But their whole process is a little tedious somehow. It took six weeks to get my new washer. They need to streamline that a little better. But most of their stuff is spot on. I love the new washer. But they sent two big pieces of equipment to my house and I still have those two humongous parts in my house. When we asked them when they were going to send us a shipping label, they said, “Maybe in six weeks.” I don’t understand why they can’t send me a FedEx label right now. That’s one thing I would love to fix.

The upstairs AC was not working. Hospitality Heating and Air Conditioning did a great job. First, he checked the thermostat, and he went into the attic and checked the machinery there. He did not find anything wrong with it. He went outside and he found something wrong with some wiring. He fixed it. It’s great now. AHS also replaced our dishwasher with a new one. I was so happy at that time.

My washing machine went out and I had to buy another one. I needed to get some coverage in case something else happens. That way, I'm not out so much money out of my pocket. Somebody told me about American Home Shield and I've had it for several months now. Our ceiling fan light would not come on. The fan part worked but the light part did not. I went on American Home Shield's website and turned in the claim. That was very easy. American Home Shield told me that Intertech would be the contractor that would come out and do the work.

Both guys that came out were very professional and nice. The first guy made sure the problem wasn't the wiring in the wall. He checked the light switches and determined it wasn't. He then took the fan down out of the ceiling and looked. The problem was not the ceiling fan either. Intertech contacted American Home Shield and told them that was what was going on and the fan got ordered. A second guy came out and installed the fan for me. Everything is operating and functioning very well. I'm very satisfied with American Home Shield. I have had people ask me and I've given a good reference.

The service with American Home Shield has been less than ideal but switching and moving from one company to another, it's always hard to know whether you're going to get anything better. AHS gave me a good deal coming in and then the next year, they ratchet up rates. The biggest challenge I have is getting ahold of somebody and trying to get them to resolve an issue when I need help. It’s often hard to get a tech out. I get somebody on the phone and they are nice people but they're less than ideal follow up. There were even situations where there were things that they were supposed to follow up with me on and I couldn't get resolved. Calls would drop and I would try calling back, and it would be somebody different. It was very cumbersome.

I have some properties in Arizona so we use AHS for our rental properties. You cannot call one company but if the company can't come out for HVAC for a week, you can do it. AHS doesn’t do anything unless I call them to follow up. I tell them that I'm not getting off the phone until they get me a manager. If it’s a small repair, I usually don’t have to get involved and it usually goes through my property manager. But HVAC units are big and AHS doesn’t cover very much on that. Originally, they said they covered everything but they don’t cover the coolant, which is about $100 per pound. 50 to 100 is what they charge you. So, you get very little coverage.

AHS is expensive but the companies that they typically use that I find in these areas are accepting a lower payment for this. So that appears to be the way these companies make money. My property manager said that he will use one of the top companies there and who can get out that day. They will get back to him, give him a fair pricing and get it done. The contractor is not on the list. Typically, they'll be a smaller newer company. So, they'll take less. We have a friend at church who has an HVAC company and he's straight up with everybody, and he will say that’s how HVAC companies make their money. They say they’ll come out for cheap but you never know. They can always say that you need 10 pounds of coolant.

Most everything else gets covered for $75. It's a little cumbersome but at least the advantage of being a rental property owner, is I have a good idea what the expenses each year is going to be, unless you have a tenant who would say that we raised their rent, so they’re just going to call five times a month and get something done. But other than that, AHS is usually good. Our property manager limits risk. If it’s my home, I’m not sure a home warranty would make sense because they go out and make a dishwasher, which is a few 100 bucks, work. AHS has almost never replaced anything. They say they'll replace it if they can't fix it but getting them to that point is like pulling teeth.

I’ve set up something with my property manager where we keep track of everything. So, if the tech does a repair on our dishwasher and that dishwasher is five or six years old, we get ready to say one repair and we're done. We’ll put a new one in. So, I wouldn't recommend AHS. I asked her about others that some of their landlords use and she said they all have very similar issues.

Our oven wasn't working and it needed to be fixed. The tech was thorough. He was able to observe that the lower burner had gone out. He went and was able to pick up a part locally. After he came back and put that in, it still wasn't operating properly and he needed to order a part. He ordered it and we waited for that to come in. It seems to be fine now. Our experience with AHS has been good.

They need to review their contractors because there are some that are questionable. I told them that I don't want a particular contractor coming back to my house. They put a note and made sure that they didn't send them again. But there are times that American Home Shield is good at the warranty. Recently, a repairman came, looked at the garage door opener and said that the chain was loose. He tightened that and now it's fine.

When we first moved into the house, we could take a warm shower but the water wouldn't get hot. We turned up the hot water. One day, we couldn't get a reasonable warmth. It was just super hot. We asked our handyman if he had any ideas as to what was going on and he said that the faucet in our bathroom has a cartridge in it that regulates that heat and that cartridge had probably gone bad. We went through American Home Shield and technicians came out. They looked at the shower and replaced the cartridge. That fixed the problem. American Home Shield is worth it especially when you're getting a new house and you don't know anything about it. Get the warranty.

Most of the time, the service is good. Sometimes, there’s a fine print in the contract that everybody's not used to seeing. You find out things on the spot about what they can and can't do. Some things haven't been fixed because American Home Shield sends one person out, they do some work then they say we need something to be done too. We call American Home Shield back to get that part of it done. That person comes out and says, “We can't do this because of the job that the first contractor did,” or they pieced it together, waiting for the next person to get it done.

For the claim with our electric panel, the first guy came out and said, “You need an electrician for the job. But I'm gonna get your air back on.” He got the air back on. We called the electrician who said, "Somebody Jimmy-rigged this.” Then it's one of those deals where we can't get the stuff fixed and we have to go out and find independent contractors who can get it done. I pay my money monthly. American Home Shield gets that on time. They also take the $85 fee when we do the order immediately even when the job hasn't been completed. Sometimes things should be handled in a more timely manner, not three, four, five days. Our air goes out and it's 105 outside. Our house is almost 100 degrees and nobody should have to suffer. I’ve been with American Home Shield for a long time and the money that I’ve spent paying my monthly bills superseded how much work that I've had to repair.

AHS is not the worst company but definitely not the best. The times I think I'd have a legitimate claim, I feel like they do things to avoid replacing items. I've had things that have broken that have not been fixed. My air conditioner is still not in the best form. I asked for it to be replaced. The excuse was that they couldn't replace what’s there because it's no longer made. Although, they'd give you money for a replacement. But you could never buy it for the amount that you would be given.

But my recent claim was not bad at all. The tech did well. It was a microwave oven that was no longer heating. He replaced the computer part of it. But there was a part on the door handle that was also cracked that they refused to replace. But, the guy did what he needed to do. He was amazing. The door is still broken but the microwave oven is working.

Then we had an AC repair that went very smoothly. The tech was professional. He communicated as he was troubleshooting. He gave me a reasonable timeline, set expectations, and it worked after he left. American Home Shield has been fine so far. But I don’t like it being itemized where everything that goes wrong is a $100 pop, but they gotta make their money some kind of way.

My experience with American Home Shield has been great. My air conditioner was messing up. The contractor came right out and fixed it the same day. He was very nice. I'm so glad. I've had electrical problems that would have been thousands of dollars. I had a massive water leak issue under my house. The contractor had to spend numerous days down there and that would have been thousands of dollars. They fixed my refrigerator, my microwave, the dishwasher. I've had them out here several times for leaks. I ended up getting a new air conditioner unit.

If your refrigerator is $2,000, it will be fixed. So, it takes a lot of stress off and AHS is usually good about getting out here within a few days. So, I've been happy with them. It's worth the money. I will never not have AHS because it takes a lot of stress off if something breaks. I bought my daughter a warranty. I pay for her warranty too when she bought her first house. She said it's a comfort knowing she has it. Because most people don't keep $2,000 for a refrigerator.

I've had American Home Shield for four years and had four contacts with them. One thing that I've noticed is there's a detachment between their contractors and their headquarters. I know they are independent of each other, but they don't work in sync and that's always been troublesome. Also, some of their customer service reps don't have the best language skills, which has been difficult at times to be able to communicate our concerns and ask for status and able to communicate those properties. But they also have covered us in two really important events. One was when our heater went out and they helped us replace it, which is why we're still with them.

So far, American Home Shield has been superb. My wife's been doing claims submission by calling them on the phone, and she goes, “Yeah. Look for the email ‘cause they said they're gonna schedule us for a certain time.” They update us frequently if the time is gonna be adjusted a little earlier or later, and the guys they've sent out are very expert at what they're doing. They explained to me possible problems and solutions, and their diagnosis of things were quick. AHS should give them a raise. One thing I had replaced was my air conditioner. They told me the process of it and it went just like they told me it would. So, that's always nice. The guys they sent out to do the work were wonderful young men and they knew exactly what to do. They had to make a few adjustments, but nothing surprised them. It was fantastic.

Right now, we're waiting for the diagnosis on our refrigerator. It keeps melting down then working again every other three days. It gradually comes back online in a couple days. It's done it three times now, and the guy that came out didn't understand it. I told him, “Look, my wife and I are both insulin-dependent, and we can’t have our refrigerator assuming room temperature too many times.” We got the thing in ‘06, and he said, “Yeah. Maybe it just outlived its life expectancy.” He said, "If they can't find the little electronic brain that runs it, they're gonna replace it. But first, I have to check for the part.” That made perfect sense.

It's ridiculous that you have to go to your service rep on a regular basis to get anything done. They don't pay their service providers well enough so they get all the crap ones. Also, they allow service providers that don't live in the areas that they say they service. So, we get an appliance company out of Dallas that says they service Bryan-College Station 170 miles away and they hire a third-party contractor at even less to do it.

The problem with that is a third-party contractor has to diagnose and then call the company in Dallas, wait for that company to call American Home Shield, then American Home Shield calls them back. Then they authorize it and order the parts and then send them to the person here. Just for the bureaucracy and paperwork is over a week to get anything done, which is utterly ridiculous.

Also, with the way our AC works now, it's not beneficial to sell the warranty for the $600 that you mainly would want to use it for because I don't want to wait a week and a half when it's 110 degrees outside for my AC to get fixed. I don't want to wait for a company out of Dallas to find somebody locally that's of substandard quality to throw a Band-Aid on the system.

I am actively looking for another company to start selling for myself and for my clients that will not use outside of Bryan-College Station companies that claim they service the area just because they have third-party vendors that work for them there. That's not acceptable. The consumer ends up paying the price.

It doesn’t seem like they can get anybody out here in a timely manner when I have a major problem, especially for my plumbing and my air conditioning. I told them when I first called that I was handicapped. I had to use my bathroom and it was backed up but they just seemed to put me on a regular schedule. They didn't care that I can’t get around. Also, my air conditioning was out from Sunday to Wednesday and I’m very upset with it - being old and in a house with no air in 100-degree weather.

The fridge was not working. We requested American Home Shield to expedite our request and as part of the request, we also added other electrical items. We submitted an online claim to American Home Shield, and it was very easy. It was like a checkbox and all we have to do is select all the electrical issues in one shot. They sent River City Appliances for the refrigerator issue. I am waiting for my file for River City Appliances, but they did a thorough job. The tech spent a lot of time and followed up with me the next day whether it is working or not. The only problem was we had to follow up later. If it is an urgent requirement, we have to follow up, otherwise, it won't be attended immediately. I had the same issue with my AC before. It took almost a month to fix it. Overall, the service is fine.

When I was new to American Home Shield, I had a small issue with the garage opener. They assigned me one guy. He just opened the garage and said, "Actually, it's working." He took the video and he left. He was waiting in the car. I tried to close it, but it was not working. I immediately ran to him and said, "It is not working. Can you come and see now?" The guy said, "No, I took a video. I have the proof it's working. That's all I want." He left. When I called American Home Shield, I had to fight them. They said the service guy was saying it was working. I had to fight with them to request another service. They were scaring me that they will charge me another $75. It was my first bad experience with American Home Shield.

When I had an issue with AC, there was a delay. Two guys had to come. It was not solved in one shot. The first guy came and he fixed it and he needed some parts. He came back later. I had the same issue with the doorbell. The guy did not fix anything. He came back three days later, and he said, "I cannot fix the doorbell now." He bought another one from the store. It's like a wireless one. It was a workaround, though. It's not clearly a solution, but it was something they did. They charged me $75. Maybe the device charge is only 20 or 30 bucks.

Whenever the bathtub drains, it comes up and you can hear it gurgling in the toilet. Whenever the washing machine drains, you can hear it all the way in the kitchen sink like it's trying to back up in the kitchen sink. The plumber said it was the airflow connections. He just walked around and listened but nothing was done with that. He screwed a ball in the toilet to make it fill up more, but that was it.

Whenever I call AHS to set up a claim, I give them my card number right then because they said that I had to pay before the job was done. So, if I submit the claim again, it's gonna cost me another $107. I'm not really satisfied. Other than that, AHS has been very prompt on everything.

When the people downstairs said, “Oh, your bathroom is leaking,” I was really glad I had American Home Shield. This is the first time that I used it and it was perfect. The downstairs owner already cut off the ceiling, so the plumber American Home Shield sent just looked at inside my pipe. My pipe was not leaking, so he didn't fix anything. There was no blockage and the downstairs owner didn't complain anymore, so it was okay. My water heater was making some noise too and I was so afraid because it was old. This is the original one since my place was built close to 20 years ago.

I asked the plumber, “Oh, can you check for the water heater also?” He checked it for me. “Oh, this is now old. This is better right now.” He explained things and he was so knowledgeable. All in all, I am really happy about American Home Shield because they are really helpful. I love it. My friend also has a house and I introduced them to her. I said. “You should have it.” I explained to her what happened to me, and she said, “Oh, okay. I need a tech. I need to join American.”

He was on time and professional, and everything's great since the repair. Almost immediately after that, I had another claim for a water heater and had the same kind of experience. The water heater was leaking and AHS replaced it. Their claims process is simple and it takes five days from start to finish. When I call them, they figure out who needs to come do the service and they send people out. So, even if in the four years that I've had them I've spent more, it was still worth it to not have to deal with the headache.

The service for the last couple of years hasn't been what AHS said they were gonna do. Our refrigerator needed to be repaired or replaced and they didn't do it. They said that they couldn't get the part because of COVID, which I understood. But I was buying groceries and my food was spoiling. I also have two older parents with dementia and they have medicine that needed to be refrigerated. I kept calling and I kept getting the runaround. This recent time, our hot water tank had a leak and it needs to be replaced. They told me that I have an out of pocket fee and I'm kinda upset because the rules have changed. We've been customers for a long time and I have never had an out of pocket fee with them.

The contractor, All Hours Emergency Plumbing, was real good, though and they were upfront. They let me know ahead of time that we had an out of pocket fee. But AHS needs to be more transparent and upfront and not give people the runaround when they're calling about their appliances or things go wrong in their house. They said one thing with the commercial, "If we can't fix it, then we will replace it," and that's not true.

Also it took me a long time to even get scheduled with them. I had to pursue them. I had to call American Home Shield, and they had to contact them. The electrical part was cool. American Home Shield handled that good. When they sent out an electrician, it was well worth the time that he took to take care of us. They messed up the plumbing thing. There were some issues that I told them that they needed to have the people run a camera for, but they either didn't think it was necessary or the technicians told me it wasn't necessary. It ended up being necessary, but I couldn't afford to get it fixed because the people that actually diagnosed the problem talked about it would be almost $9,000. AHS could listen a bit more closely to what the customer says when they're being emphatic about a particular point. I already knew what the problem was before. All I wanted to do was confirm it by running the cameras on the outside line. And the outside lines were so jacked up, it would cost me quite a bit of money to get it repaired.

I purchased this house last year, not knowing the condition of the appliances and I had quite a number of issues, like with the furnace during the winter times. The contractor was trying to get me a new one instead of trying to repair it but AHS said they should repair it until it is unrepairable. So that took a week to repair and we had to stay in a hotel. They could have paid for it but I took care of it. So, it didn’t hurt that much. But if I asked for it, I'm not sure if they would pay for it. Because that's not something they have to pay. I have a problem with the dryer and the contractor is gonna come out this Friday and try and fix it. Right now, everything has been delayed but I'm not gonna blame the contractor because they're waiting for parts. Otherwise, AHS has not refused anything and they are paying. So far, it’s worth the money.

I have had two claims to American Home Shield recently. I had an issue with the garage door, and Diamond came out. They did the service and it all went very well. The only thing is that I was surprised to later see that there was a charge of $100 from AHS. I didn't realize that. It would have been good if that had been spelled out to me. At first, it seemed like every time there needed to be a decision made, they only let me see a little bit of the pathway. They didn't make it clear at the beginning that there might be a possibility of getting a cash-in-lieu. I have a 25-year-old unit. It uses R-22 refrigerant. This is on the AC. R-22 is going to be totally illegal and unavailable in two more years. It made no sense to patch it up and spend $690 on top of the $100 I'd already paid to fix it.

Fortunately, I'm very pleased with the contractor that they picked. Once I was able to get communication from AHS that it was an option to take cash-in-lieu, I could turn around and sign a contract, and send a picture of it over to our heating and cooling. Then the contractor came out that same day and installed two window units. Ark Heating and Cooling was scheduled to come and do the replacement this week. Overall, I was pleased with Diamond Garage Doors, and I've been pleased working with Ark Heating and Cooling. They've been very considerate.

They were difficult to communicate with and I was paying similar to the premium that I'm paying American Home Shield.

My daughter-in-law in Texas had had American Home Shield. They had to avail themselves of several services on their home warranty program and had good experience. She recommended American Home Shield. So far, I've had good experiences with them. I had to call for a water heater problem and the gentleman they sent was so thorough. He followed up with me, came back two times, and replaced the part. I feel comfortable using his plumbing services. Then a couple of weeks ago, I had to get someone out here to fix my oven and the Sears people were the ones who came to fix it. They were very professional. Before they left, they offered me the option of cleaning out some filters on my appliances that I know need to be done, but I don't know and don't have the equipment to do it. For a little bit of extra money, they cleaned the filters for a couple of my appliances and I feel good about that.

I go to my account and just choose which appliance has an issue. I submit the payment for $100 for the service fee. American Home Shield assigns a person or the company. And they make the first assessment within a day or two. That is a smooth process. However, the parts take time to arrive. So, the scheduling for services takes time. The contractors do the initial assessment quickly. But the follow up appointment that may require replacement or repair of the parts takes a while. Also, a year and a half ago AHS said that they don’t cover the air conditioner. And I paid 2,700 out of pocket for that replacement or whatever the part that they did then, which was a bit much. If it is something that they couldn't fix, I was under the impression they should have covered that also. But those are my only complaints. Otherwise, I am so far very happy with AHS. The people that they get the services from are professional, come on time and responsive.

Service has been so bad that it's easy to just go to your own vendors. I've been telling my owners to kind of self-fund themselves and not with AHS. I had a claim where we had a leak in the wall, and their vendor told me I had to remove my cabinets and take my countertops off to get in there. I called my plumber and we went in a different way and fixed it. Overall, AHS is okay. It’s just you have to play their game with claiming insurance, it seems with them, or for the home warranty. I called in my first service request in October because I had issues with the washer-dryer. They sent me National Platinum Service Company and the tech, Jun, came out. The first thing he did was put some kind of fuse thing up against the washer. Immediately, he said I need a display board. Then, we went to the dryer and I was trying to give him examples because it wasn't drying anything. He said I need a heating system. He came back about two weeks later and replaced the heating system. He took the whole dryer apart. But with the washing machine, he just leaned over and used his drill.

They said to check the systems out within that 30 days to see if it's operable. I did and it was still not working. The boss came the next time and he said he has to order parts for the washing machine. He came back within a week with four new suspension rods and I made sure they were brand-new coming out of the box. He put them in each circumference section of the washing machine. He did it different then, because the other little fella didn't take anything apart. But it didn't take a week and it was still the same issue.

I called American Home Shield and told them my washer was still acting up. They said they would have the tech call me and he said I need a motor and a transmission so it would be more cost-effective for them to just replace it. I'm now washing clothes with a brand-new GE washing machine and I love it. But I had four items for that first service call, but when the first tech walked in, he said they don't work on KitchenAid refrigerators and they don't do GE microwaves.

Also, American Home Shield had the free check for the HVAC and I had a problem with that. The young man asked how many heating systems I have and said that if I have two heating systems, I'm gonna have to pay for one of them. I told him to not do anything because I'm going to call American Home Shield. He calmed down a little bit and when I showed him where the system was, he checked it. He said I don't have two systems and what I have is a dual system that takes care of two units. I'm fine with the checkup. But the bad news was if anything ever happens to my system, their company can't repair it. I would prefer AHS not to send me a company that cannot work on the type of appliances and/or electronics.

But other than that, CK Appliance has been one of the best companies that have been sent to me since I've been a part of American Home Shield. The refrigerator sounded like a lawnmower and it wasn't making ice properly. The tech, Zack, called and told me he was 10 minutes away. When he arrived, he looked at the refrigerator and said I needed a heater and a fan. He didn't give me a projected date as to when they would be in but he told me that when the parts come in, I'm going to have to cut the refrigerator off for the day prior to them coming back out. I asked him how to do it and he showed me which buttons I needed to push. I haven't heard back from them yet but I'm not rushing them to call me back. Also, Zack was very professional and knowledgeable about what he was doing. I want Zack to come back.

We had an issue with our stove. There were quite a few things that were going wrong with that. They had to order parts. We waited and waited. They said that they could line us up to get a stove at their cost, which never transpired either.

Also, their website is easy to navigate, and the service calls are typically scheduled quickly. The tech was very prompt, courteous, professional and friendly. My house is a little older. So, a couple of the doors just would not work with the keys that he was trying to use. So, he had two different sets of keys, which was perfect. Because two of the doors would take American keys, and two would take European keys. It was weird.

I recently purchased my house, so I wanted to get keys. And there was only a key for the front door, and I have four doors to the outside, nothing else had a key. So, he was able to come up with a great solution. And made sure that I tried every key, that it worked. He even did a little extra for me because my garage door keypad wasn't working. So, he was able to reprogram that for me. I bought a keypad for my front door, and said I would pay the extra charge for that. But he put it in and since he didn't have to do any construction, he didn't charge. He was great.

My experience with AHS was easy and their response was quick. I had a clogged toilet and when I tried to fix it myself with vinegar and baking soda, the clog had burst through a seam and was leaking into the basement. I received notification that my issue was going to be handled by Rota-Rooter of Woodbridge. They reached out multiple times over the next couple of days trying to schedule the repair. I had a hard time catching up with them because I was busy but they were fine. The tech knew what he was talking about and he gave me good information. We tested the toilet a bunch of times and verified that I didn't have to completely dismantle everything and try and reseal it.

The contractors have been communicative and easy to work with. The tech did the spring checkup for my AC unit to make sure it's all ready for summer. Then he came back because he said it needed Freon. AHS has paid off for us because if we have anything major going on, it's nice to know that they'll take care of a lot of things without the major price tags of getting it done on our own. We're happy with the warranty. It's worth it.

One of the things I like about American Home Shield's service is the prompt action. You submit the claim, and they immediately contact a service provider. You don't have to wait around, and they put you in touch. They give you the option to contact that person directly with a dispatch number. There can be a little bit more hands-on with the local activity.

I had problems with my central AC. Relaxed Heating & Cooling was sent and they added two and a half pounds of Freon to the air conditioning, which fixed the problem. There was some confusion though. What was required to fix the problem went beyond what American Home Shield would cover and the technician was demanding that I pay him directly over the phone in order to proceed with the repair. I said, “I'm not going to pay anyone directly over the phone. I'll pay your boss or I'll talk to your boss.” I did speak with his employer and authorized the repair and made the payment of the additional amount to move that repair forward. The technician himself, which was an exception, was a bit unprofessional and asking for cash in his pocket.

AHS is a company that's trying to minimize its costs and they do whatever they can to cut their own costs. One of the things they do is outsource all of their service representatives. I call American Home Shield and get a service rep in another country. Some of them speak not very good English and they don't have really hands-on knowledge of how claims are made and how to apply my contracts to the request being made. So, there's a lot of haggling that goes on with people who don't have a lot of local knowledge of what it would take to do the repair. So, it's very bureaucratic. The only time that you start feeling like you're confident that you're doing the right thing is when you talk with the local company.

Quite often, I found myself surprised by the fine print of what they do and do not cover. Something we consumers have to come to terms with is that you have to go through the tedious labor of figuring out is they're gonna cover a leak, but what constitutes a leak? They're going to pay you for additional Freon, but they only pay you $10 a pound and it's $160 a pound for Freon. So, they do everything they can not to cover things. Quite often, the repair people will take the side of American Home Shield because they want to continue to get that business. So, you find yourself paying $100 for the person to go out there.

There was one unpleasant experience that I had when I asked for a repair of a plate that was leaking in my bathtub in my unit. In order to make the repair, they had to go through a wall in my hallway to go into the back of the faucet in the bathroom in the bathtub. So, they created a big hole in the hallway, and they had to repatch that hole. It was huge. Our tenants had to live with a very ugly hole in their hallway for a while. I had to do the grunt work to remind them that they need to complete the work and patch it. So, they contacted another cheap patching agency. They patched it, but they didn't do any matching or texturing. It’s an ugly patch. AHS said, “We don't cover the matching or the texturing. You’ve gotta do that yourself.” That's the fine print that slaps you in the face once in a while.

I'm on the border of asking myself whether this is worth it or would it be better for me to just contact a local person directly. The only thing that's redeeming about this situation is that, most of the time, the $100 service fee covers the repair, except for this last Freon thing when I have to pay 200 extra dollars for that. Most of the time, the service fee covers the cost of the repair. Sometimes you discover that they don't cover certain things and that's frustrating.

Gaige Appliance Repair contacted me later in the day, which was very prompt, and they came out to the house two days later.

The tech showed up early and he was very knowledgeable and thorough. He took the whole thing apart and checked every single part. He made sure that it was working and tested it several times before reinstalling it. He explained everything that he was doing and he got it working again. At this point, everything seems to be functioning fine. Everything went very smoothly. American Home Shield is always very prompt and they get me in contact with a repair person immediately. I've had AHS for the last 14 years and it has come really handy at times when I have major expenses like when hot water heaters, my dishwasher, or my stove go out. My only concern is that my cost keeps going up. I've paid way more into it than what I've used. I called in because I had a brand new AC unit in March and AHS said, “Nope, it still has to be included.” And I'm like, “Okay, that's fine." But my bill is now $92 a month, which is crazy. Wow, it just keeps going up."

The only other thing that I've had that's been difficult with you guys is the AC. I was having a problem year after a year and we kept band-aiding it to try to get to the next year, I'd have problems all over again until it broke down. So I just got a new one, which was $14,000. AHS just fixes things until they won't be fixed anymore. I also had one company that put twice as much Freon as was needed. So, they made a killing. The cost was unbelievable.

Other than that, the contractors that I've hired through American Home Shield have all been really pretty good.

I have been with AHS for almost 3 plus years. My heat pump (Lennox Elite) died and it was not worth repairing; given its condenser coil leak is irreparable. So the contractor suggested a full system replacement and I am being told contradicting information by the customer reps. They indicate that the replacement system will always be a matching system with the same specs but the contractor hinted that the fulfillment order they received is for a Goodman system.

It is well known about the reliability of Goodman vs Lennox. Can somebody explain to me if this is even allowed as per the contract. How can AHS provide\dictate me a lower quality make for a system that I had been paying a premium to protect? I should be getting a Lennox if it was a Lennox that failed. I have spent half my day talking to customer reps and nobody seems to give the correct answer. I do not want to have the wrong system arrive when this mistake is totally avoidable to begin with. I am hoping for a fast response before the contractor brings in the wrong equipment in the next couple of days.

I FINALLY have a date of when Whirlpool is coming to look at my fridge EXACTLY a month from when I called them and paid my service call fee! This is only AFTER I did their job for them! I sat and called 27 repair places. NONE of which will work with them. Finally A&E Factory appliance repair said they would BUT AHS neglected to call them and set the appointment up for the 9th. Now I have to wait until the 14th for whirlpool to come out. WHY THEY DIDN'T CALL THEM IN THE FIRST PLACE BAFFLES MY BRAIN!!!! I BET THEY ALL HAVE WORKING REFRIGERATORS IN JULY!!!!

Updated on 08/13/2022: AHS was not proactive with any part of my issues or concerns re: this repair. I had to drive the whole process, sometimes on hold on the phone with AHS as long as 1/2 hour at a time, over and over. I started chatting with them for transcript proof after they proved incompetent on the phone. Never was I allowed to speak to a manager or supervisor when I asked. I once spoke to someone in escalations, but had to wait on hold an hour to do so, and he was no help. I was contacted by Stacy ** of their social media dept. She had seen my reviews and was concerned and promised to refund my $125 copay for said repair since things went so badly. She can't be reached since, I have tried a dozen times. I never did get the $125 refund from AHS. I did pursue it through my credit card company with doc's to prove, but that is ongoing.

AHS has now charged me an additional $125 for the same original July 3rd payment, thus there are 2 charges for the same item, same date, and they tell me it's past due now. I brought this to their attention. They say they'll get it corrected. First I was told 1-3 days, now the story is 5-7 days to fix it. AHS has never denied anything. They apologized and kept apologizing. They confirmed that I should receive the refund, but alas, they never got around to it. I have filed 3 separate complaints with the BBB of the Mid South regarding 3 separate issues with AHS. 1 has multiple responses from AHS and is ongoing, 1 is open, 1 is pending. I have shared my experience across many platforms online. Yelp, BBB, Google, PC, Home Warranty Reviews, Consumer Affairs, and on and on. I am on a first name basis with the BBB rep.

AHS continues to this day to make excuses, but always apologizing. I have notes, I have transcripts of all conversations. I have dated screen shots. I have enough proof of their incompetence to sink a battle ship. My warning is this, the poor reviews are real, believe them. Steer clear of AHS at all costs, or you too will become a victim of their practices. They should be shut down for what they do, but alas, who will do it? I have contacted my State's attorney and the FTC and I am trying to make a difference and save someone else the trouble. We will see.

Here's the score: AHS sent 2 contractors over 4 visits. The heat pump appears to have been repaired. They continue to ignore me by not completing the refund I was promised. They have billed me 2x for the same repair copay on the same date and now say it's past due. There are 3 BBB complaints against them, none satisfied. I have wasted dozens of hours of my time trying to get satisfaction, for something that could have been handled so much better. Final result, they lose, because I will retell this story until I die.

Updated on 07/20/2022: My home warranty is with American Home Shield. July 7th, I requested a 2nd opinion from AHS for an ongoing issue with my home's heat pump, it was leaking refrigerant badly. The AHS work order is #**. United Air Temp was assigned. July 11th United air temp's tech came out to assess the problem. The tech diagnosed the needed repair (leaking refrigerant muffler and recharge system) and reported that information to AHS' rep handling repair authorizations. A cost and schedule was discussed and approved, I heard the call. Parts to be ordered. That report was United invoice number #**. It correctly stated the repairs needed.

Morning of July 14, I received a call from United air temp's appointment call center (Sherry), I was informed my repair parts would be in on the morning of July 19, and that the technician: ** ** - DIONETE, would arrive at my home 10:30am of 7/19 to make repairs. July 19, he arrived 10:40am, collected his tools and supplies from his work van and proceeded to begin work on my heat pump. I asked could I watch. He agreed. He proceeded to prep and remove the bad muffler. I asked why he wasn't replacing the muffler with a new one. He told me the OEM muffler was unattainable, he was directed by his manager to substitute an incorrect part. I voiced my concern, he substituted with a plain straight pipe.

I reported this to AHS by phone. 2 calls, total 84 mins. His office called him to discuss, I asked to speak directly to her (Darlene). I did. She said they would make a temp repair and fix it later. I was promised a call back that day, no one called. The tech recharged the unit, gave me receipt #**, and left my home. 20 days since my first request. I have paid AHS $214.14 so far, ($44.57 x 2 months) plus $125 copay for said repair. My HEAT PUMP STILL NOT REPAIRED. AHS failed. I want a refund, I want out of my contract. 2 companies, 2 techs, 3 visits. I have notes, photos, and transcripts to support. I located correct part locally $16.10.

Original Review: We bought our home 2006, an American Home Shield home warranty was gifted to us by the seller. American Home Shield were responsive back then and fixed my A/C problem during our contract period that year, so I was pleased with them at that time. Fast forward 2022. We now are having another issue with the same exact equipment they installed back in 2006. Their warranty contract covers any age A/C (heat pump) equipment. In fact, it covers rust, wear and tear, improper installs, etc. So pretty much anything that would go wrong except underground copper lines.

My A/C (heat pump) has a leak. I know this because it stopped cooling due to low refrigerant and the leak(s) is visible to the naked eye. I requested service thru American Home Shield and paid my $125 copay. They assigned a contractor and a tech came out soon after. The tech confirmed the leak, and where it was located, the refrigerant muffler of the condenser unit was leaking at the top, we agreed where the leak was. He recharged the system and assured me his company would get around to fixing it, but advised me to stay on top of it by following up with his office.

American Home Shield informs me 3 days later that a repair diagnosis was reported to American Home Shield from the same contractor but there was no mention of the muffler leak, instead, it said there was a leak at the service port (Schrader valve, where they install refrigerant) which was false. American Home Shield tells me they can only go by the report and that's all they'll repair. I told them there was a mistake. I told them the leak was still there at the muffler and it was bad. They wouldn't listen. I called the contractor and asked them to correct their report. They refused. I again contacted American Home Shield and explained, they refused to listen. I tried to supply photo evidence, I offered a video, they said they have no way to accept those files.

I asked for a supervisor, I was told no. I called the tech, he told me his office does this often with reports because they don't really want to make the proper repair, it's too costly, they can't make money on it. He told me there's no money in warranty work. He told me he made an accurate report to his boss. I believe him. He said I could give American Home Shield his phone number for a witness, I offered it to them, they refused it.

I kept trying with American Home Shield, I finally got a customer service person to give me an email address to make a report of my complaint. I sent the email. I even attached a photo and video of the muffler leak(s). The leak(s) at the top of the muffler were visible to the naked eye and camera. I have kept detailed notes, I have transcripts of chats. I have the right to a 2nd opinion (at my cost should they decide so) according to the American Home Shield contract. I requested one. That other contractor has yet to show.

My point is this. You can only base your decisions on the information available. I largely made my decision to have a American Home Shield home warranty on my past experience. Not all the fault lies with American Home Shield, the contractor is to be blamed also, but American Home Shield has failed me in the way they handled this. Their customer service tactics are poor. Refusing to let me talk to someone above the customer service person is wrong. A company that doesn't take care of their customers will eventually fail.

Before you decide to do business with anyone, do yourself a favor, start at the end and work backwards. Ask what the procedure is for escalating an issue. Is there an email address for reporting? What rights will you have if and when you need to go up the chain to get a resolution? What resources do they have to assist you with a problem. These really are what you should be concerned with.

American Home Shield is an accredited BBB member. As such, they must do the right things like responding to and resolving complaints. If they don't they could lose their good BBB standing and thereby lose their ability to use the "accredited member BBB" logo in their advertising. One last thing. American Home Shield requires arbitration should something get to that level of dispute, it's in their contract. Court isn't an option. Arbitration isn't free. It cost both parties, and it's not cheap! Less than court, but still some serious money. Just think about that.

I just had my air conditioner fixed after I called a month ago. It was the first major claim that I had. I had two claims. One was a fuse for the dryer. That worked fine. But this one took a little longer than I had expected and I did not realize that we had to pay for the part. At one point, one of the repairmen called back and said he couldn't get the part. That was when I called American Home Shield back. I asked, "If you can't get the part, what's the next step?” If it took so long to get the part, why couldn't we get a replacement?

Another contractor called back and said they could put a new system in for a 10% discount. I wasn't pleased with that after so many years of paying for American Home Shield. I'm in consideration of not even having them anymore. I was battling with them back and forth. Eventually, the contractor showed up 21 days later with the part. But there could have been more contact. It would have been good if I didn't have to constantly call them after their contractor came out and checked the system. But I had to always call. It wasn't a good customer service to me on their part, when I've worked in customer service and know what I had to do when I was on the other end.

I had a plumbing claim and the first contractor, Expert Cooling & Heating, was cordial but they didn't identify the problem. Then, the second contractor, Boss Plumbing, did not identify the problem and also told me when they were there that if the issue was anything other than the drain or the faucet, they wouldn't be able to repair it. They wouldn't be able to work on the blower, the valves, and things of that nature. The last time I spoke to AHS, they said that they closed the claim because Boss Plumbing had not reported back to them what the problem was. I've received no calls or emails since. I called yesterday and sat on hold for 25 minutes.

I've had a relatively positive experience with American Home Shield unless I need to have an appliance replaced. We had a dishwasher that needed to be replaced and I sat on hold with somebody from India or Pakistan for about an hour and 35 minutes. AHS is okay when it comes to repairs, except for this plumbing instance where they didn't repair anything, but trying to replace anything is a nightmare.

I was fit to be tied last year when my microwave went out. I called the claim in that day and the techs came right away to tell me that they had to order a part. The part came in and I kept contacting AHS and saying, “Hey, the part’s here. That went on for six weeks. They kept rescheduling and canceling. My fridge quit cooling and I have an ongoing issue with my microwave. It took them almost two months to fix it the first time and it only worked for three months. I spent a half-hour on call, FaceTiming and showing the tech where the problem areas were. Then, he came out and wanted to reexamine the video I produced the day before. I didn't see much sense in that, thinking he was going to fix it anyway.

He took a look at everything and said, “Okay. Great. I gotta get Sears to replace the part because this was under their warranty. And then I gotta send somebody out to replace your fridge panel." In the meantime, I had $200 worth of my food in my fridge at 50 degrees. I asked, “When is somebody coming out?” He goes, ‘Oh, probably not till tomorrow or the next day.” “All right. Okay. So, what am I supposed to do with my food?” He goes, “Well, if it was me, I would put it in coolers.” I spent $22 in two days on ice.

I was forced to buy a mini fridge at Walmart and a freezer because when the freezer guy showed up the next day, he told me, “We have to unplug the refrigerator for two days. And that's all you have to do. Your fan and your freezer might be freezing because of all the dust you have.” For $50, I can remove the dust.” So, I paid him $50, in addition to the $100 deductible that I had already paid when I called the claim in. No new parts were added. He didn’t even replace the filter or tell me how to replace the filter or suggest to replace the filter, even though the filter light was on. Also, the same guy fixed the microwave. So, the first guy made it sound like I gotta call this person from this place and that person from that place but it was one technician who did both repairs.

When my air conditioner wasn’t heating, I sent the request to American Home Shield on a Thursday and the tech came out that Monday. The tech was good. He looked at the unit and the gas was good on it and it didn’t have any discharge. But it was so hot outside that it didn’t help. I figured it out though after he left. I went out there with a water hose and lightly blew out the condenser and got all the dust off. That helped more than anything. I've also had my dishwasher worked on and it went well.

I like American Home Shield. They're a good company. I had it before. But the only thing is, the price for the people to come out is expensive. Also, you gotta be careful who you get on the phone. When I talked to a rep, “So you’re telling me that you can't help” she said, “I cannot do anything.” But when my husband called, he got a different understanding.

We called about a mini split. First, the guy that sold us the stuff said it was the motherboard. Now he said it's something else. When I initially called them, they went on to tell me this should have been under a warranty. I was not happy with that. Because whether it's under warranty or not, I was calling because I needed help. They said, "It's not our fault." I said, “I know nothing that breaks down is your fault. But this is the service that you provide is what I'm thinking.” They said, “I don't think you're covered for that.” I said, “Okay.” When my husband called them, they saw that we were covered for something and they came out. They've been out twice, but I gotta get them back out here because now, the other part is in.

We had a leak that Best Care of North Alabama came out for. The first time, a leak detection person come out and the leak wasn't where he said it was coming from. He replaced something on the bathtub but it leaked again after a few days. He came back out and he tried something else. On the third time he came out, he brought a camera with a little wire on it. He ran that wire behind the wall and that was how he found the leak. He had to come out three times before he finally got the problem fixed and we still have a hole in the wall. But he was friendly and the leak is fine.

Now, we have another issue. I just got an email about the air condition and they want us to pay 4,000 some dollars out of our pocket to get this fixed because of normal wear and tear. We were with a different warranty company before but they weren't doing what they were supposed to do so we canceled them. We were told that American Home Shield did a good job and we came over to them but now, it looks like we're having problems with American Home Shield. Also, every time I call them, I really can't understand the reps and it seems like they give me the runaround. They can't answer any questions. And I asked for a super. I was on the phone Friday and when I hung my phone up, I was on the phone for 40-some minutes. They kept putting me on hold, going away, and coming back. She told me that they were waiting on Best Care to send in the report.

The technician went right in there and fixed the dishwasher. I love this dishwasher because it's quiet. And the motor and pump went dead but it leaked on my floor. It was something about the spinner thing. The company ordered the part and had it delivered right to my house, and a technician showed up and fixed it. He called me and said when he was coming. He showed up on time. He cleaned it up and was professional on how he repaired it. The guy fixed it so nice, and it works fine. It was great, because I knew what he was doing. And I already had the part delivered to my house before he showed up. I just paid that regular service fee. So, I'm happy.

One of the pool pumps wasn’t working. After requesting service, American Home Shield gave me the name of the company, their contact info, and the time. When the technicians came, my husband worked with them and it was easy peasy. That company did okay with the service. However, I'm not satisfied with American Home Shield.

We had the compressor for one of my air conditioners break. The people doing the work said it was $40 a pound for the cost of replacing the cooling stuff. American Home Shield would cover five bucks and that was a very low ratio of the overall expenses. They were saying that we have to replace a major part of the air conditioning unit. In order to install that unit, there were certain things that were required to be done like certain cabling and insulation also needed to be replaced in order to make it code-appropriate. They said, “That's the code requirements. Therefore, we're not going to do it.” That's garbage because it's replacing exactly what was there, which should be covered under the system warranty. They're not upgrading anything.

When you have a claim, anything it takes to get it installed should be included. American Home Shield was very vague. There's a big gap between what they tell you they cover and what they do cover. I asked the rep for a replacement, which was what I was expecting to hear because that was what I paid for. There are also all these other little loopholes that they add the extra charges on. I do not recommend using American Home Shield. Once this current contract runs out, I will not use them again.

The tech came out immediately and did everything, and did a great job. I didn’t have any problems with any of the doors. So, it went very well. The second time I used AHS, the kitchen faucet was dripping and it was right before a weekend. The contractor called on Monday and they were here the next day. The tech did a great job and he was very courteous and professional. He explained things and told me what he was doing. I hadn't bought a house in 20 some years and even though you have it inspected, you don't know everything that could go wrong. Sometimes, it's the little things and sometimes, it's bigger things. But that went very well. So, it’s beneficial to have peace of mind that you have it like an insurance plan.

With AHS, the whole process of getting a repair person to come out and then to get the evaluation repair or replace takes too long. Then, once they decide to replace, the options offered are some substandard something or I wind up having to pay a lot of extra to get what broke. The longest wait then is to get the replacement delivered and installed. When my dishwasher failed, it was exactly two months from the day I called in the leak to when I had a working dishwasher back in place. They brought one and the door was cracked so they had to take it away and it was another three weeks. Also, the people they contract out here don't give a hoot and I'm stuck with what they offer.

But there are some things they do fairly well. It varies from appliance to appliance. With my refrigerator claim, they did fairly well. The guy came out quickly, evaluated it, and figured out right away it's got to be replaced. AHS offered the replacement but the one they offered wasn't anywhere close to what I wanted. I took the extra. I bought the one I wanted, submitted my receipt online, and I'm still waiting on their check to come.

One thing they really need to work on that will improve their customer service and the customer's perception of their service would be how quick the repairman comes to evaluate the problem. Then, if it's gonna be fixed, how quickly they can get it fixed and if it's gonna be replaced, try to expedite that. At least get through that first phase of diagnosing and determining repair or replace quickly.

Their rates seem to be really good. I also like the fact that, compared to other companies I've had before, they seem to cover every single thing under the sun and they also have additional packages for electronics. I like the versatility that they offer. I had some surge happen to my home. My home got struck by lightning on the right side. Our sprinkler system was not added to the list. So, I had to call American Home Shield and they sent someone who took care of it. He was a pretty good guy. We talked for about an hour about different things. He did a great job.

American Home Shield is a great service. It's a great backup plan in case something goes wrong. The most benefit I see is that AHS is going to have somebody come out and they're gonna repair whatever is wrong within a reasonable amount of coverage. That's helpful, too. So it's not like I'm just paying my monthly premium. If something happens, it pays for itself. The only thing that I really didn't like was they gave me too much time before they actually took the deductible. It took two weeks.

When the gentleman came out, within five seconds, he said, “You have several issues. One is you're using LED light bulbs.” He also said that the receiver was not working well. But that would not be covered under American Home Shield. So I had to pay $120. He also told me that my garage door probably needed replacement because it looked like they had done a repair, and it was a little bit heavier than it should be.

Since January, I've been having issues with my washing machine. It doesn't stop spinning. It's one of those computerized LG. It's supposed to balance everything. But it gets caught in spin, rinse, spin, rinse. Or sometimes, it just stops. So if you're not paying attention, it could take you five hours to do a load of laundry. Until you manually stand there for 30 minutes and turn it off manually so it doesn't keep on rinsing. I've had a company replace the basket. I also had a different company replace three computer parts. But it's still not working. Then all I keep on being told is, “Oh, we have to come back and get a second opinion.” This is the seventh time now that I have to have somebody come back again. I am very dissatisfied with American Shield overall.

Other than that, the contractor that came was my favorite. We've had a lot of people come out for appliance repair and Appliance Doctor is the best one. The tech comes the day of and he is always on time. He immediately gets the resolution. If he doesn't have the part, he'll get it within a day or so. I have mixed feelings about American Home Shield. I'm outsourcing it to a local company to do the diagnosis, repair, and completion. American Home Shield is dependent on the local company that they work with. When you call the local company, you get a message saying, “Leave a message. We'll call you within 48 hours.” I never even knew the name of the tech I was dealing with. It was a long relationship to get something done. It took us five appointments to get it repaired. But I feel fortunate because having read the reviews online of other people's experiences, it could have gone either way. I could have totally gotten screwed and not gotten my appliances repaired or it could have worked out like I'm hoping it did.

The problem that I see is the tech that comes out is incentivized to repair. The repair that they need to do needs to be under a certain threshold. Otherwise, the company is gonna wanna just replace it. I would think they're gonna do a repair three times before they replace. The most important criteria is speed up the repair and completeness of the repair. My new tenants that are paying a lot of money had to wait a month for their appliances to work.

After doing some calling on their part, they finally found somebody that could come out in a couple of days. So, for two days I had to stay someplace else. I was a bit upset with them not trying to find somebody. I know that this is a bad time a year for air conditions to go out, but if people can't live without the air because they're an asthmatic and a lot of other problems, AHS should work harder to find somebody to come out sooner.

When I first moved into this house, there was something wrong with something downstairs with the air conditioner fan. A guy come over and fixed that. I also had a plumbing issue. And the oven, I got frustrated with him in the beginning. Because the bottom oven didn't burn, and the top oven burned all the food. They tried to get a new thermostat with such an old oven, and they kept saying this, that, and the other. It took me three months, and they finally brought me a new oven. They got it here, set it in the middle of the kitchen floor to take the box off of it and realized that it wouldn't fit in the cubbyhole. This house was built in 1967. So, he said, "Well, we'll take it back." And I said, "No, you won't, because I don't care if it extends above the cabinet or not." So, I made them leave. I had a friend of mine come over and put it in for me.

I also had the problem with the dishwasher, and the tech did that. It was a mess when I first started, and that was three and a half years ago. I asked him to fix my bathroom sink. The hot water would stay on all the time, and they could never fix it. I know I have to pay a fee for contractors to come out. So, I quit doing that because it was cheaper for me to get a friend over to fix something than it was to pay for that fee.

The last one a few weeks ago when the air condition went out, the guy came over, he looked at my thermostat and at the filter. I had to have special filters made for this house because you can't buy them at Walmart. He came out, looked at that, went back outside, told me what my problem was and I asked if they had to order it. He said they had one of those on the truck. He went and got it put in, and the air conditioner worked fine. He wasn't here 30 minutes. But it took him three days to get here. So, they're not putting their disabled people before other people. I'm frustrated with them this last time when they said a week or two apart. I said, "No, that's not gonna work. You're gonna find somebody else."

The water heater broke down and initially, we had somebody come out that American Home Shield sent out. We were very unhappy because the price that it was going to cost us was outrageous. We have been putting thousands of dollars into the monthly payments with AHS and yet on top of that, you pay for a service call. The only thing they said that they cover is the actual water heater itself. Nothing else is covered. You see advertised that American Home Shield is going to pay for it but they don't. What we had to pay for was at least half or more between the product and the installation. They would not pay for installation or other related products that you need when you buy a water heater.

I spent tens of thousands of dollars and I've gotten products for a heck of a lot less. I could have paid for that already and I come out ahead than American Home Shield. So, I'm seriously thinking of going away from American Home Shield. It winds up costing us money and it’s not that much of a bargain. The water heater cost us 1,200 this time but at one time, it was going to be over 1,200. It was gonna be over and then we complained and screamed at AHS. They sent somebody else out and it wound up costing us little over 900 out of pocket.

We aren't thrilled about not being able to pick our own technicians. Other than that, the service we've had through them has been satisfactory. The most recent one with a water heater replacement was prompt, understanding just the nature of any sort of major home product replacement under current supply chain conditions. The contractor responded quickly to assess the situation. Once we agreed to have them do the service, they placed the order for the water heater and other components that were needed to bring us up to code. Those were a bit of a surprise.

They told us an expansion tank and a pressure regulator valve were required to comply with code at this point in time and those were not covered under the home warranty. Even with those, based on the other prices we were able to get for a water heater replacement, we saved as much as $1,000 or more. So, we felt we were getting some of our monthly home warranty premiums back.

But we felt we weren't getting full disclosure. I read through the home warranty multiple times and I have a pretty fair understanding of it but there was no way to communicate directly with AHS. I wrote letters asking for their management to contact us and we got no response whatsoever. That left a really bad taste in our mouths. We have a renewal coming up in mid-August and we're looking at other home warranty companies to see if our experience might be better with them.

After putting in a service request for our a/c unit I was assigned to a contractor that was no longer in business. When bringing this to the attention of AHS I was on the phone for hours before they would try to reach out to another contractor. They told me to call back in 4 hours if I hadn't heard from them. I didn't and so I called back. They then told me they weren't able to find any available contractors in my city, Shreveport, LA (population 190,000 people)??? They told me to find a contractor on my own and they MIGHT reimburse me if the requirements are met. I reached out to a trusted company and they said that AHS has never worked for them because they don't want to pay their prices. Here I am stranded in the 105 degree heat, out of $100 on top of the warranty cost, and pending charges to actually get the work done. I wish I could just get my $100 back. Not a satisfied customer at all. This feels like a scam.

The first time I called was because I heard something underneath the house, and it was a leak. It was a waiting list on the phone, but they called back right away. American Home Shield sent out a plumber the next day. And I had to pay for the parts and service. I was new to AHS. The second time, the contractor came out just to check the air condition. I called Thursday, he came Monday. And that was fine with me. The unit was working fine. It’s just that the water was leaking. There was a PVC pipe that had cracks on the side of the unit. It was working okay. And the technician said he didn’t know why that was there, but I didn’t need it because it was a gas unit.

I asked how much it would cost me and if I had to come out of pocket with it. I didn't have to pay for him to come out. He cut off a piece of it, and told me not to worry about it. So, I was happy about that. I’m satisfied with the service, except now that I know that I shouldn’t pay whoever comes out. They have to go through AHS.

My HVAC needs to be replaced and I wasn't aware that I would have to come out of pocket with $675. AHS was saying that something wasn't covered, but I'm just going to go ahead and bite the bullet and deal with that. For the most part, that's about the only thing that I have an issue with with respect to my HVAC claim and everything's been fairly good with how it's being handled. The contractor that AHS assigned to service my HVAC has been doing an excellent job, too.

It isn't completely fixed yet because there's been a backorder on parts and all kind of nonsense due to the pandemic. It's been over a month that I've been without AC and I'm burning up. I've purchased two big power fans and I was about to purchase window units. But I reached out to the contractor today to get a status and it looks like they sent me a message letting me know that they should have the part by the end of this weekend. We also set an appointment for them to come out next week.

The washer still leaked so I called them and the person in charge said that he had said that it was done and since the report was that it was all done and it was working, I had to call American Home Shield and have them send a senior technician. American Home Shield did send a senior technician. He unclogged the containers. But it leaked again so we called and again, they said that the case was closed.

I normally have had good experience with American Home Shield. There's been once or twice that some of the providers that they've sent out were less than what I expected. Most of the providers are good. I had one company years ago, and I felt skeptical about the guy that came out. I ended up having a little kid toy out in the yard missing. He was asking about it ‘cause I had it for sale.

I had a Maytag Neptune washer, but American Home Shield didn't replace like kinds. That's what I had a problem with. I've had to do that on a few appliances where they did not give me the same quality of appliance that I had. The same thing happened years ago with an air conditioner unit. I wanted the same kind that I had, and I had to pay to get an upgrade to match the one that I had. I would have expected for them to replace it with one of equal value and quality, but they don't always do that. Flash Garage Door came out recently for the mechanism that pulls the garage door up. The repairman did his job well. Having American Home Shield is a plus but they doubled in price. It used to be around 49.50 a month, and it's gone up to 84 a month.

We've had American Home Shield since 2006 and we've never had any problems with the services that we've received from them and the people that had come out to give us assistance with the dishwasher. One time, our garbage disposal went kaput. They called a guy, and he was wonderful. He came out 10 o'clock at night and fixed our garbage disposal. I liked him. That's good when you could get a service that's anytime after 5 o'clock.

There were only two times that we've had disappointing services through American Home Shield. My water heater was leaking and the plumber found out that it was some pipes. We had called to set up an appointment for them to come out. They were supposed to let us know when they were coming back with the pipes to replace the ones that were damaged. They informed us that our water heater was not damaged but that it was failing. It took a week for them to get back to us. Finally, we called American Home Shield and let them know that we were leaving messages, and they were not returning it. We had to turn our hot water off because of it and we'd like to have our water.

I started doing the laundry, and my husband looked down and he saw that the water heater was leaking again. Not only at the top, but also the bottom. Apparently, the heat from the water heater busted out the bottom of it, so it flooded our floor. We called to set an appointment again with American Home Shield, but there was no response. We have our bottom floor flooding from the water heater. We have a Shop-Vac, and we were trying to turn the water off. The way that they fixed the pipe, when my husband tried to turn the water off, it didn't go the normal way, so it got worse. He finally figured it out and thought he had got it where it wasn't leaking. We had an appointment, so we went out to our appointment and when we came back home, it was flooded.

Again, we called to see if we could get some assistance. But there was no response. By 10 o'clock at night, we didn't have any help so we decided to get another emergency plumber to come in and give us some assistance. They sent a man out and he came on. He said he didn't want to touch anything because of the damage to the work that was done. He thought that it was best for us to set up an insurance claim. He wasn't sure what was the cause of the water heater, but he turned the water off. Here we go with no water again.

I like the service. I just don't like the people that American Home Shield hired. Every time I call, there's a problem. I get connected to someone in the Philippines. But those people do not understand what we're trying to do. I want someone in America to talk to me. That's where I get very frustrated. Also, the contractor advertised to us to have the air conditioner looked at before the season. It cost me $75 for them to get me the contractor. And I don't understand why they didn't approve him to put the Freon on that same call. I had to put another call in. So, the Freon cost me 150 bucks. I had to pay another $75. I don't understand that.

If I call AHS for problem A, we need to fix problem A all the way through. I don't care how much it costs the home warranty. AHS takes the money out of my checking account every month. There's no ifs, buts, or whens. They get paid. But they can’t follow up and just do a job all the way through. I don't understand why it had to cost me 150 bucks when I could have hired my own HVAC guy. It probably would have cost me less than 150 bucks. And to top it off, the contractor that came told my husband the Freon was so little amount that I needed that he wasn't gonna charge me for it.

And the contractor never called me. The contractor was nice when he came to the house, but I had to call him and tell him he has to come out. That is an extra step that doesn't need to be done. That's where I'm very frustrated with American Shield. I call them about my washer, my dishwasher. I don't care what the problem is. That's why I have them. If they can't fix it from A to Z, then why am I carrying them? Why am I paying them every month? When I move, I'm canceling with American Home Shield and going with another company. I feel like I'm getting screwed over.

I've called them quite a few times and there was only one time that they didn't do the repair. But it was due to neglect of the previous owners. Recently, I had a dryer issue. The techs who came had the parts on hand and were able to do the repair.

When I moved in, my bathtub backed up and flooded my whole home. I called in and AHS said that in 24 to 48 hours, they would have someone out to me. They sent me a plumber, AFC Plumbing Company, and we took the tech into the house. More of the raw sewage was backed up. He went into the main bathroom where the the bathtub is, took off the cover, messed with something in there, and he said he doesn't think that was it. He went outside and we showed him where the crawl space is and the cleanout for the drain, which is right in my driveway. He walked right by it when he walked up to the house.

He went under my trapdoor, took a picture, sent it to me, and asked my fiance to turn on the bathtub. My fiance filled up the tub and meanwhile, the tech was telling me that I've got mold, woodrot, and all these problems with my home. My fiance called me on the phone and asked me to tell him when to drain the tub We were being helpful. My fiance and the tech walked to the master bedroom shower again. He was in there 10 seconds and he came out and told me that he knows a restoration company he can call.

That guy showed up at my door and came in and didn't do anything to assess anything. He came back out and said I've got two choices. He said I can either put a claim in with my homeowner's insurance or they could come in and they would take care of everything. I just bought and paid for this home. My home is destroyed right now and I did have to make a homeowner's claim because, after that, the issue didn't stop.

We called back immediately to AHS and I told them everything that had happened. I even have the guy's card. I talked to Josh and he said they couldn't send another plumber because they've already dispatched. But the issue os still not fixed. We sat for a week. No drinking water, no shower, and no way of flushing toilets. Pretty soon, it backed up again. This time, it flooded my home and my floor was already destroyed. I'm gonna have to move and my walls have to be redone. I fought and fought and we spent two hours on the phone with one of AHS's reps. All we were asking is for them to send a plumber out.

By that time, we have the smell of sewage in our home, which puts out poisonous gas. I'm at a level three to four right now in my home for moisture and mold, which is not safe. The AFC plumber said we don't have a drain cleanout. Really? I had George Brazil come out and they popped the cap off, snaked it, and got the clogs out of it. That cost me 330 bucks. But it's still not fixed. There's $4,000 of piping, but there's a belly there that needs to be replaced. Now, I'm waiting for Ionic Plumbing to call me to tell me whether or not they want to work on it. But I still have to get approval.

American Home Shield is not a guarantee. They'll take your money and they will not give you your full refund. In their contract, it clearly states they're a 24/7 operation. 24/7 means if you call and you have an issue, you're not waiting 24 to 48 hours. Also, they don't cover all the appliances like they say. They came out and inspected my oven, dishwasher, stove, and refrigerator and they only covered the refrigerator. I'm needing to replace my refrigerator for $600. You can't even buy a refrigerator for that now. And they were supposed to have the vent hood and the oven both on that ticket but they took those off so when the appliance repair people went in to say the vent hood needed to be replaced, they couldn't do it. I called them back and, supposedly, AHS called them and told them to send the information over. I called them per AHS to ask them to do so as well. They said I need to call and ask for a ticket.

I have three home warranties and one is for a house in Mississippi where my mom lives. The ice maker wasn’t working so we had Home Shield send someone out. The guy said he ordered a part and that was December. They then said something about offering a cash credit but I don’t really know what it was. We really just wanted to have the ice maker fixed. It’s just been a runaround. My husband was the one who was dealing with Home Shield the most. He finally gave up and told me to deal with it. My husband felt like he was in a circle where they kept saying they were gonna give the cash payout. But he told them, "I don’t know how that’s gonna help me.” He seemed frustrated.

The problem with the cash payment is that if the part is nowhere to be found then what’s that gonna do for me? My ice maker is still not gonna work. I liked Home Shield at first. But now, the jury is out a little bit because of the lack of customer service on this issue. Home Shield should replace the refrigerator because that’s really why I bought the home warranty. If something doesn’t work and you can’t get the part, a cash payment is not gonna help me any.

American Home Shield has been convenient and easy to use. They were good about getting me in contact with someone quickly when an AC unit wasn't working. The repair techs did a good job of coming right out when they said they would and getting everything in working order. However, I still have to follow up with one of the service providers because I need them to come out. They called me once, but we missed each other. They never called back. Every time I call and American Home Shield sets an appointment, I pay $100. Also, when I call the number, the customer service folks are very helpful but they are having difficulty understanding me. There was a language barrier with a couple of my calls. We were able to work though it, but it took some effort. With the wine cellar, I had to explain that in a tremendous amount of detail.

We had a noise in our plumbing pipes and a plumber determined it was the hot water recirculating pump. We called American Home Shield to let them know. It was easy to get through. The hard part was we had a hard time doing it online because it didn't really capture the specific problem or it wasn't clear. Once we talked to a rep, it was pretty simple. We received a call from the company on the person's name coming out. The tech was very knowledgeable, showed up on time and quickly diagnosed the problem. He said the hot water recirculating pump was malfunctioning and needs to be replaced. So, Home Shield didn't like to quote. They thought it might be too much. So, they're gonna send another contractor out tomorrow.

My dishwasher stopped working about three months ago and AHS had a repair company come out. It took them about four weeks to get it repaired but didn't repair it. I had to go and re-open the claim. A new OEM-certified repair company had to come out. This is a dishwasher. I don't know how complicated they are but it just took a very long time for them to resolve the issue, which didn't seem to be too difficult. It took them two weeks to order a part and get it installed. It was a simple fuse and a harness. In all, it took about 10 weeks for the right repair to happen. The second contractor who came out, Speedy Heating and Air, was speedy though and they figured out the issue.

Also, I liked the claims submission process better online. But I did have to call and state that the repair wasn't completed and I wanted to get it reopened. It seemed like I was talking to somebody from another country because the conversation that should have taken about 10 minutes took over an hour and a half. Now, they're hounding me for payment on my second claim. I don't know why they don't have it because everything is already hooked up to their online service.

But my major thing is the time. If my furnace or my air conditioner was out and I had to schedule an appointment, it would take them 10 days to come out. We had a furnace that was leaking water and the drip from the condensation wasn't going into the hole, which goes into our sump. It was leaking into our bottom pan and we had a repair facility come out for that about two weeks ago. I went down to check it and it's still doing the same thing. Hopefully, AHS can understand that the customer experience is not great, because they need to fix that.

He knows exactly how to work with them. They've been great working alongside each other. My appliance claim went great. Initially, they thought it was one problem but it turned out to be another problem. They reopened the ticket and came back and repaired it again. It was really great. We're absolutely satisfied with AHS. I used it for my dishwasher, my oven, my fridge, my dryer, my upright freezer and my air conditioner too.

When the AC went out, I filed a claim through the website and they sent me the name of the contractor, their phone number, and the name of the person coming out. Island Breeze HVAC came out and it was a pleasant experience. They checked the AC and then they went outside. They looked and figured out what the problem was. A condenser had gone out and they fixed it and left.

American Home Shield sent me an email and texted me. So not only did I know when the contractor was coming, I knew who was coming and when they would be there. That's great. It all worked out. The icemaker in the top of our Samsung refrigerator was frozen solid, so when the guy came out the first time, he couldn't work on it. He told us what to do, which meant taking everything out of the freezer, unplugging it and letting it sit for three days. He ordered the part. Once it came in, they gave us three days and I unplugged it. It was thawed out and he came back a second time and replaced it, and it has been working fine since. There was another claim because the bottom icemaker broke. They came out Friday, fixed that one, and it's working good. So, they've done a great job. It's what I expect somebody to do when I spend $800 a year. AHS did what I thought they should do when they should do it. That's hard to come by these days.

I had an issue prior with my water heater. But the company didn't come out. I waited all day. I called American Home Shield. They told me that they couldn't send anybody else out. I had to pay them money, they had to refund back that money and reschedule somebody else to come out, which frustrated me. I called back in. Water was leaking everywhere. I made an appointment, waited all day for those people, but AHS claimed they didn't know what happened with the appointment. They couldn't send anybody. So, I had to wait almost five days. And I got a water leak coming from my air conditioning unit in the hallway. My floor is completely messed up. Now I have to find somebody to come out to redo my floors.

The people didn't come out until Monday. I called AHS. They couldn't do anything about anything. They had me sit and wait. They told me, "Don't leave the house." That was my second time waiting at home the entire day. All night long, I called them. I waited until 8:00 at night. I kept calling American Home Shield.

So far, I haven't had a good experience. And my premium kept going up. The only reason why I haven't canceled is because I am going to shop around and look for something cheaper. The monthly bill is getting expensive, but I never can get the services when I need it. Every time, I have to wait, or they don't end up showing up, and they may not even want to call. But I'm paying them every month and I have to pay them to come out.

The agents are horrible because when I told the agent, "This is ridiculous that I had to wait here all day, and then no one showed up." She said, "It's not ridiculous because things happen. There are other customers that need to be serviced." But I just started using them, so I must have had them for four years because I only used it once or twice before when I first got it. But I pay a monthly bill and didn't use them for almost three years and she told me it was not ridiculous because other people have issues too. So, when someone called back, I said, "Y'all need to pull that call because that is ridiculous." And I wrote the CEO person, but no response from that either. If I pull a call and one of my agents talk to somebody like that, they may not have a job the next day.

If it’s things like refrigerator or washer, smaller items, the warranty is fine. But when it comes to the AC, I had a horrible time. And I ended up having to out of pocket a great deal of expenses, because it's so time-consuming to get what needed to happen. And the people that was sent out here said that they had to come out here twice. And it was the same kid that didn't know what he was doing. I had to fork out four grand. And I almost could have had a brand-new AC unit after it was all said and done. It was a nightmare. I was out of AC for almost three weeks. I live in Orlando, and it's super hot. So, I was obviously stressed out.

The contractor told me that American Home Shield would not cover what they deemed was the copper pipe that was between the inside handler and the outside handler that had a leak. So, I called another company that originally put in the AC unit. The AC unit is only a 2019 so it's under warranty. I got the other company to come out because I'm not getting anywhere with AHS. Because the guy told me AHS wouldn't cover that. So, I called the AC people that put it in, and they came out, determined the same thing. They told me that they couldn't identify any crawlspace. And they told me that they would walk away from the job. So, I'm sitting here with no AC and scratching my head, going, “What the hell am I gonna do?”

I called a contractor that did some work at my house, and I also called another friend of mine who recommended this other company, both of whom came out and told me, “Yes, you do have crawlspace.” And they proceeded to cut a hole in the garage so they could access this crawlspace and that they could bring it in through that crawlspace, into the garage and straight to the inside handler from the outside. And they both quoted me $2,800 to do this job. When it was all said and done, my contractor guy had somebody and it was three grand. The same thing started happening again after he did all that work. Came back again and said that it was the coil. I told him, “I've got a guarantee on these parts.” He got the part and told me, “This normally cost $2,000, but I'll do it for $1,500.” It was unbelievable. And it started to leak again. So, every time that leaked out that coolant, it's $80 per pound.

I had already paid the $100 for the service for the guys to come out and $270 for per pound that the guy filled up. And all of that came right out anyway. I filled that damn thing up. All in, I paid $4,500 to get my AC fixed, which was only a 2019 AC. That was painful. But as far as other things, AHS has been good. I've just had things going on one after another.

I had the AC and the stove burner, which wasn't working correctly. They fixed that, which was great. And they came out today because my pool pump wasn't working. And the guy replaced the motor on that. In those circumstances, it saved me money because I only had to pay the $100. And they ended up having to replace the motor. That guy that worked for that pool company was good. But I'm stuck with whoever AHS sends me. It's just when you're limited to utilizing certain contractors, and it was summer so I get it. I have some sympathy when it comes to that, but it was a nightmare.

The only problem we had was when we had Home Shield bring out the first fellow to check our hot water tank, he was gonna charge us over $1,600 to fix it. My wife said she wasn't happy with that. There had to be a little bit of plumbing done because the joints that they had in weren't the right ones. For an elbow sweat fitting, they wanted to charge us $30. I can get those for 98 cents at the hardware store. What they did was they went on ahead and gave us a check for the expansion joint and the hot water tank. We had it all put in for like $500.

I explained all that to American Home Shield and they said, "As long as the pipes are connected from the inside of the house, it should be covered." When Mayes came out and did the service, they had to replace the pipe from the inside of the house. When you turn the valve, it turns off but the water's still leaking from the outside.

The supervisor never called me back so I called him on the 5th. I have not received any information from him yet. I'll call him again today. AHS arranged for this company to come out and work on it. So for almost a week, I had to come up with alternative transportation. But my mother said the tech was nice.

The other thing was, AHS charged me a one-time $75 fee, which I don't have a problem with because that's part of the policy. But when I went into my bank, it was set up as a revolving monthly fee. I don't know why they did that. I’m glad I caught it. If I call in again and have to use them and pay a fee, now I’m concerned that it’s gonna be set up like a revolving monthly fee again. AHS has a lot of improving to do. If I call in a claim, I would like to have options.

Price-wise, AHS is decent for the year. But there are companies out there that cover more than AHS does. My parents' company covered a lot more than what mine does. Because a week after the garage incident, my stove got busted. And they said that because I dropped something on it and broke the top of it, it's not covered. And it cost me almost 400 bucks to fix the glass. So, why have a home warranty?

He would do a work order to let American Home Shield know that an electrician had to come out to put in a new box on the outside. We waited about a week and we didn't hear anything. We called American Home Shield back and they said that our order was completed. We told them what the technician did and said he would do. We had to pay another $75 to get an electrician to come out and put in a new box.

American Home Shield doesn't have anything to do with the contractors. You could not talk with anyone at the company that they use. You had to either leave a text or a voice mail. On one occasion, we called American Home Shield to ask if the contractor was coming. They came back and said, “They’re coming today between 9:00 and 12:00.” The next thing we know, “We're on our way." But we never got the next one. "We’re here.”

Overall, American Home Shield doesn't listen. They over-talk you and they go straight and do what they want to do. You get in touch with somebody and it's just a rude conversation. We have two houses and we have American Home Shield on both of them because we want to have some kind of insurance. We pay a lot of money. I have a house in Hinesville and American Home Shield lets the real estate agent call in and make work orders and they don’t let us know. They let them get into our account, let them order stuff, and let them do service orders for the renters. We don't mind that but we would like to be informed because we're paying money. But they said they just do it and they won’t stop it.

I've had American Home Shield for about a year. I've called them about two times to check out some things about my garage and for the replacement of appliances there. When I called the first time, they never followed up. The people that they tried to get to come out to replace something in the garage didn't service the area and I didn't hear anything else after that. But this time, they were pretty good about sending someone right away. I liked the response time and the accuracy of when I received my appliance replacement. The tech too was pretty thorough at what he did.

Having a home warranty gives a sense of relief. American Home Shield has been very satisfying and I've been recommending the. I work in a hardware store and a lot of people there are familiar with AHS. I call when I have a claim and pay the $100 deposit. American Home Shield does what it has to do. I did a claim when there was it a condensation build-up from the coils from the inside furnace part and it was getting my basement wet. We wanted to make sure nothing was leaking. I've had two encounters with the two people that came out and they both dealt with our AC issues. They have been off the chain very helpful and they made you feel confident about what was going on. they looked professional as well.

American Home Shield could improve by adding more services. This type of insurance is for everything internal versus if you have house insurance that is for external. That aside, American Home Shield is very easy and simple to operate for the signup system online. It was explained very well in the beginning when I first signed up. I was told that I would have to pay $100, technicians come out, and they handle everything from there. That includes labor, materials, and everything else. That is definitely a life-changer.

Also, American Home Shield is business-oriented, which I like. It's because, when I called in, it was, "What's your problem? Okay, all right. Hey, let's go ahead and set this up." They tell you what you need upfront then they do the service. I've used the warranty on three or four occasions. One time was for a garage door issue. The techs got that serviced and taken care of.

My dishwasher needed a new water pump. The company they got to repair it is not reliable. They canceled on me once, the 2nd appointment was a no show and when I asked AHS to send a different vendor they said no! I sent a week fighting to get my dishwasher repaired! We’ve been paying $80 a month and then are told it’s a $75 service fee! After doing the math we decided to put that money aside every month in case of an emergency as the plan just is not worth it! I could have bought a new dishwasher and a new refrigerator for what I’ve paid them! Actually, I did buy a new dishwasher and the $80 a month is going to pay it off! Anyone looking to get a plan like this really needs to do their research and the only thing I’d get covered are your heating & air conditioning units! Do Not go with American Home Shield! There are better companies out there!

American Home Shield sent Harvey's Plumbing for a claim involving a sink. The plumber was timely and did the test as required. It looks clean and neat under the sink, and the dripping has stopped. As far as AHS, I like the timely responses. And while they're expensive, currently, they're meeting expectations. I've had problems with contractors though. I've argued with contractors who said, "Job Complete." They put a knob in, and you can't turn the knob. That took about three tries. American Home Shield gave me the runaround on that one. With the separate issue, they were able to get ahold of a contractor that they recognized and was very good.

That company came out and realized that it was not a mechanical issue, but it was more electrical. So American Home Shield sent out someone else after that company. But both companies they sent out were top-notch. They were very, very, very knowledgeable, and explained what the problem was. The second guy came out, saw the problem, and then said, "This is what it is. We could take this, that and the other." It took all of 20 minutes to fix it. I'm glad to have American Home Shield. It took me a minute to even get the warranty service. It's a great, fast and efficient service. I definitely would recommend them.

My ice maker wasn't getting water to it, so J & J fixed it. I put the order to American Home Shield at like 5:00 in the morning, and the tech called me at 7:00 AM. He came out that morning. I put in another claim for my kitchen faucet and toilet. They wanted to give me a crappy-looking thing, and I don't have cheap in my house.

I've had American Home Shield for five years, and I ended up buying a brand-new air conditioner unit. All I wanted was for them to cash me out for the piece that they want. First, they gave me a repair guy and I looked him up. The reviews from customers were horrible. I called them back and I said, "I don't want this guy in my house. I don't want his company in my house." They sent me another one. They came out and they looked at the air conditioning and said, "Oh, we don't service this type." They sent me out another one and he said, "Oh, yes, we serve."

The secret to keeping an air conditioner working is to change the air filter every month. Every month I change it. The fifth guy came out and got up into the attic. I was thinking, "What the hell is going on up there?" He came down and said, "You need to remove that beam." I said, "What? That's structural." "Well, you need to remove it so we can work on the unit." I argued with them. I called my contractor up that I worked with. She sent out her air conditioning guy, and they didn't have to remove any beams. It cost me $7,500 and got it taken care of. What was wrong was the circuit board broke out. All they had to do was replace the circuit board, but since it was so old, I just replaced the whole heating and air conditioning.

Our AC unit appeared to be low on freon. There were three small leaks that the AC repairman was able to locate and repair. He recharged our system and it has been working since. On some issues, the case was handled spot-on. But sometimes it hit outside the box and there were issues. Six months ago, we had called on that air conditioner that AC Rescue fixed. The other guy that came out before them said it was low on freon so he just topped it off. But I had to call and dispute it ‘cause the guy who first came out said that he saw visible damage. There was no visible damage to my unit. What he was saying was when the AC unit leaked, there was PAG oil in there. He visibly saw PAG oil off the connector up on top so that was the visible damage that he observed.

American Home Shield doesn't know anything about AC repair. They're a home warranty company. Under their contract, the way they’re read is they cover normal wear and tear. But they won't do physical damage, which means it makes perfect sense. I can't take a hammer to my unit, beat it up, then call them and tell them to come fix it. When I tried to explain that to the poor girl on the line, she didn't get it. I had to go through the dispute process. The thing that could have lowered my frustration on that whole episode was for me to know that there was a dispute process available to me before I lost my mind on them. Fortunately, after I got revved up and let them have it, they said, “Do you wanna dispute this?”

We had a different guy come out. I explained to the guy that came what the other guy found and what he said about the visible damage. I told the new guy he needed to make sure to let American Home Shield know that I didn't damage my unit. He did and American Home Shield covered it. But it was a lot of angst to get there because it was the summertime and I didn't have any AC.

We have had AHS for a number of years when we lived in Arkansas. When we bought our home when we relocated back to Kansas, we picked it back up again. We've had them for the last 12 years. Typically, we do our stuff online and the claim process goes through pretty quickly. But our experience with them, living in Arkansas, was not as pleasant. Because we live in a small town so sometimes, they could hook us up and we were in queue with whatever company was supposed to come to do the service and unfortunately, because of us living in a smaller town, some of those companies couldn't always come within the 24 to 48-hour window. So not necessarily American Home Shield’s fault by any means.

Now, here, we’ve had to make a couple of claims recently and they've gone very well then. We had a dryer quit working. It wouldn't start, so we had to replace the fuse. They came out and they fixed that. Within a week, we had an issue with the dishwasher not doing what it was supposed to do and we were able to get that rectified as well. All Brand Appliance Repair was the one who came out and was professional, helpful and resourceful. I had a question. We were talking about cleaning something and he gave us some input. He wasn't pushy or wasn’t trying to sell us anything they had in store. Just made a general recommendation, “This is an overall good product for this brand and machine, if you need something, for cleaning purposes.”

Since we've been in this home here, AHS has been very well. The only thing, when you do your ticket, you never know who's coming out. So it ends up with a roshambo of what service company you get. When we lived in Arkansas, our air conditioner was in our attic and it flooded down our wall. It was running on the inside of the wall. But we didn't catch it till it had ruined lots of brand new flooring. Once that AC part got fixed, it ended up having to go into our homeowner's insurance to fix it so we could get our flooring all done. But then we had another problem with the air conditioning. Then they sent a different company. If a part has to be serviced, it would be a good thing to be able to send the same company back out. Like if my dryer keels over again, I would rather have All Brand come back out because they've already been there, they've already fixed whatever and they knew the work they did.

The refrigerator wasn't making any ice and no water was coming out. We called AHS and they took care of it. But at first, I was wondering why it took forever to get somebody to come out. Then, the contractor told me they couldn't do anything because I need a professional and they couldn't do it. Eventually, the other guy did it. He let me know when he was coming and when he arrived, he checked the refrigerator and told me exactly what was wrong with it. He ordered the part and then called me back when he got it. He did a really good job.

My AC went out on a Sunday and when I called American Home Shield that day, it takes 24 hours for the claim to go through. So the people called me back Monday but they couldn't get me in till that following week. So I had to sit there and wait and it was hot. I had to let them go and call back American Home Shield to get someone else. When I got ahold of them, they gave me Champs. They came out the next day, which was pretty cool. The tech asked me what was going on and I told him and then he went straight to where he assumed the problem was at. He corrected it and he wasn't here no longer than 30 minutes. It’s working now.

When I called American Home Shield, it was kind of difficult to get through because you get that automated system when you’re just trying to get hold of someone. It took at least 45 minutes for someone to answer. Then when you go through the automated system, you tell them what you want. But when I called initially, the automated system put the wrong thing in. So I had to talk to someone to actually get it straight. When you call to set something up, American Home Shield doesn't give you a choice. They said they go with the first available company that pops up. They don’t ask you who you like or who they're associated with.

American Home Shield's service is trash. I don't get answers all the time. The people that they send don't do the work. I ended up paying $200 for the same man. The first time, he didn't do anything. When I called back the second time, he didn't even come in the house. I'm waiting on a work order right now. The person they did gave me wouldn't even give me an appointment date. They just gave me a day and when they're on their way, they don't call me. That's terrible. So, the people that they contract to are terrible.

Somebody came the other day and fixed my dryer perfectly. He was very polite. He did the job and he took the whole dryer apart and got it working. Last year, I had a problem with my air conditioner, and the techs came out twice. Rright now, somebody is coming on Monday for the same problem. So, this would be $300 I did pay Home Shield, and I still got the same problem. I would like them to fix the appliances they're coming to fix. They said I gotta call two times before it's even replaced. This is the third time. I still got the same problem. It's terrible. I'm thinking about canceling and see if I can go with somebody else.

I'm liking American Home Shield so far. I put in a claim and doing the virtual video was new. Doing that fast after I had put in the request was easy. A person guided me through looking up all the different model numbers and scanning the dishwasher and the stove. The company that came out, ARRQ, did a good job. They were very informative about why the issues I was having were an issue, and what we can do moving forward so it's not an issue again. There was a clog in the stove and the repairman showed me how to open up the stove and get into the clog next time. For the pump being broken on my dishwasher, he showed why it got worse over time, which I didn't even know was the issue at the time. He did a good job of communicating with his company, coming right back, and being able to bring different pieces that needed to be fixed. He cleaned up afterwards and was able to be in and out quick.

I used American Home Shield for a washing machine and they sent a company out promptly to service it. It was old and they would send back recommending that it’d get replaced because of the age of it and it wasn’t washing efficiently. But I didn't get a good reply back from them. I can't really put it on Home Shield, though since I've never seen a report that went back to them. I asked for it several times but never received it. I also used AHS when my air conditioner went out and they promptly sent somebody out. The first company that they called gave me a very long lead time. I called AHS back and they researched and got somebody over the next day. All in all, AHS has been honest and upfront. I also feel like I get what I'm paying for.

My air went out and I called American Home Shield. But it was gonna be about three weeks for somebody to come out. I understood the crunch on time because everything was contracted out, and everybody was having problems. So I was willing to wait that time. But my brother come through and he repaired it. I like calling in my claim way better because I get an email immediately. When I have to go online, I got to know my password. So I would rather call. American Home Shield has done what they said they were gonna do for me. Whatever it is, they either fix or replace it.

I love American Home Shield. But I hate Choice Plumbing, Heating, and AC. The person that they sent out there was ignorant and condescending. He was horrible. He never repaired anything. He kept telling me how bad Choice was and he said, “They owe me over $2,000.” I told him that was not my problem. He also told me, “If you want me to fix this here, you have to pay me.” But I told him that was not gonna happen.

We were getting a heatwave and we turned the air on. It was not even on for two days and it just quit working. Then it shorted itself out and would kick the breaker. At that point, I called American Home Shield. The tech who came was short with me and made it seem like he didn’t want to do the work. He even verbally said that he didn’t do compressors anymore. He was too old for that. He said that AHS will call me and take care of it. And he left. That was the last I heard from him.

I called AHS and told them that the guy didn’t even make an effort to check out what was going on. They were denying my claim and I said that I was good on the coverage and I'll just use an independent contractor to get the AC fixed because a lot of them will do that free diagnostic and then offer some sort of financing option. AHS offered to send out a second opinion and if they agree with the first technician, then I would have to pay the additional $100 service fee. If he doesn’t, AHS would waive it for me and proceed with the claim, which is what happened. The second guy from DSR Air was great. He looked at way more components of the whole system than the first technician did. He came with a whole toolkit and then, they were ordering the parts, which are supposed to be here next week. AHS offers a whole bunch of different coverages and people should look at the different coverage options and make whatever choice is best for them.

The garage door stopped working. It wouldn't go up anymore. When I called AHS, I told them that it was broken. We got somebody to go look at it earlier and they noticed that the spring was cut in half. When I called, I asked them if it was covered under warranty, and they said it was. I got the name and the phone number of the company and they contacted me right away, like two minutes after hanging up with AHS. It was very good when they came. They noticed that the spring was broken in half. They said what they were going to fix it and they did. They were very professional and I was impressed. I would definitely go with them again. AHS is really good and they've saved me a lot of money. I'm very happy with them.

I had regular service for my AC through American Home Shield. I had the spring service prior to that, and they had mentioned that something in the condenser would fail but they couldn't do anything about it because that would have to be a separate call. The guy said, “Well, I could replace it. But that's another call.” I called again to have someone come and check it. Then I was told, “Well, it's fine. We can't really do anything unless it fails.”

American Home Shield's website is user-friendly. It's like three steps, and you can make a claim. I receive an email telling me who is coming, and who is assigned to the ticket. Then, I receive a text. Then the day of, I get a phone call with approximate arrival. They already indicate that in the text, but then they still confirm. So, I get an email, text, and call. The service companies are very professional and on time. AHS is pretty good. They have come in handy. I had replaced something with my air conditioning, and the company was great. They took care of the problem right away. Having AHS is peace of mind that I'm not going to be shelling out thousands of dollars. So, I was grateful for that.

I've used American Home Shield on numerous occasions for two air conditioners down in Louisiana. I've had a hot water heater replaced. I've used them in many ways. This is the first time I've had to use them in my new home in Delaware and it happens to be my dishwasher. The customer support is good. The only concern is I happened to have an air conditioner heater guy come in an emergency. He found nothing wrong. My concern was that if AHS can't fix it, they'd replace it, but he informed me that in his experience, it's not replaced based on my current appliance. It's a lesser value brand and I'm only a recipient potentially of 80% and then I would have to kick in the other 20%. So, the replacement clause is less than what I experienced.

As far as the technicians, they're superb. They are very friendly and have great expertise, and they're willing to please. They're honest like, "It may not take me two days to get your parts. It may be a week or two and it may be longer." Their honesty is of great importance. The service is good. When I called back and said nobody showed up for their appointment, and I couldn't get ahold of the vendor, their representative reached out to the vendor. They had better access and they were able to reach the vendor and get a resolution.

I've had American Home Shield a few months and so far, I'm happy with them. I just bought my house last year and the sellers paid for a full year's home warranty with Old Republic. I used them a couple of times and one thing that I didn't like about them is they were always really hard to reach when I needed customer service. My boss at work and I talked about home warranties. He and his wife have American Home Shield, and he told me about them. I looked into it, went to the website, and instead of renewing with the one I had, I went with American Home Shield. One of the deciding factors was, because Old Republic didn't have any kind of coverage for my septic tank, and they did.

I had an issue with my ice dispenser and I had two different contractors come out. I had to have a second opinion, because the first one tried to say that it was not wear and tear and that I broke it due to excessive force. It was weird, because he barely even looked at it. I pulled the ice bin out, and he just glanced down and made a note. He said, "All right. Well, American Home Shield will be contacting you." I didn't hear anything back from him, and it wasn't until I logged into my home warranty account that I saw that he notated all that.

When the second contractor came out, he seemed like he knew what he was doing compared to the first guy, and he was awesome. He was more extensive, and he did stuff to the freezer to make sure. I told him about the first time and he said, "Was it All Brands Appliance and Repair?" I said, "I'm not really sure." I logged into my American Home Shield account to look at the information, and that's who it was. The second contractor told me that All Brands Appliance and Repair is known for doing that to people. A lot of people are just gullible enough to be, "Oh, well. I guess there's nothing I can do." They go ahead and pay for the repair, and they're getting screwed out of their warranty that they're paying for.

I called American Home Shield and asked them to have someone come out and work on my spa hot tub. Techs came and said the claim was denied because it was due to freezing. But this was in the middle of summer so I contested it. American Home Shield sent another person out to check it. He told them the part was cracked so again, the home warranty blamed it on a freeze in the middle of summer, which didn't make sense. I asked for my money back because they billed me the fee to send the repairmen out. They told me I'd get a refund but I never did.

That aside, American Home Shield is okay for the most part. I called them recently about a plumbing issue and a couple of days there, they had a plumber there. He fixed the issue right away. The spa claim was just one issue that wasn't handled well. The other thing is sometimes it's difficult to talk to somebody in another country. When I call in, I'm not talking to a person in the US.

Also, you never know who they're going to send as the provider. If I have a plumber come to my house and he does a perfect job, I'll probably get somebody else when I call back. Why can’t I get the same plumber that came out that did a good job? American Home Shield builds up a little confidence in that and every time we get a new guy, we don't know who they are, where they come from, and what job they do. We have had the same air conditioning repair guy for 15 years and we trust them. If I call American Home Shield again and I could ask for the same company, I'd be glad to do that. They could also look it up and ask, “We had Jay’s Plumbing come out last time. Can they come out again?” We'd say, “They did a good job. That'd be good.”
