I had Select Home Warranty and my deductible and premiums were cheaper. But they required, every six months, service maintenance records. I was tired of dealing with it and wanted something that was more cut and dried. American Home Shield seems to be a whole lot more cut and dried. I understand caps. They'll only pay so much. I don't expect them to go in and replace everything in my home that could possibly be wrong. But at the same time, if I'm going to pay for some type of coverage, I at least want it to be substantial enough that the coverage is helping me with not having maintenance on every item in my home every six months because for blue collar folks, that's not reasonable. American Home Shield works out for me because I have older stuff. You're gonna pay one way or another, and I prefer to pay a little bit of time and a service fee as opposed to coming out of my pocket with big chunks.
Recently, I was getting water in a place in my home that was unexplainable. I couldn't figure out where the water was coming from. It could be the shower drain, the valves from the shower, or the pipe leading up to my showerhead. A plumber came and saw right away that my shower drain was bad, so he took care of that. This is the second time the contractor has been in my home, and both times, they’ve been great. I did this claim over the phone because all those boxes weren't available to be checked online. I wanted to make sure that I went into very much detail to avoid having to file multiple claims in case it worked to be more than one thing. I ran into this with an electrical claim and I didn't claim everything that needed to be claimed on there so I had to go outside of my warranty and get some other things done that would have been covered had I known how to fill out the request submittal in more detail.

I truly hope this review gets posted so maybe it can save other people the trouble and miserable experience. Purchased a home and instantly did a bunch remodel and updates so thought it was a good idea to get a whole home warranty to cover it all! It was NOT! We Purchased the highest package American Home Shield had to offer, luckily didn't need anything for the 1st 9-10 months of our year contract but sadly our heat pump that was only 4 years old went out so we called AHS for the 1st time... this was the day EVERYTHING started to go downhill.
Initial call was straightforward, THEY choose the repair people you can use and so they sent our info over to who they chose and finally got a call a few days.. week(?) later from N.W. Sundance Services... was a MONTH before they could even come and diagnose it (at this point I should mention I actually forgot about AHS and had a local HVAC co come diagnose it 1st), I let AHS and Sundance know I in fact already had a diagnoses done on it and would be happy to forward it but they said they had to use THEIR guy for it which I didn't argue it because I understood it was probably their policy. They made me pay $100 fee up front to make the appointment and Finally after a month they showed up. Took them all of about 5 minutes to "diagnose" it from the exact thing I told them, the freon was burnt and black which ment the compressor fried...
The tech then warned me with AHS it will probably take a FEW weeks before they get paperwork handled and parts ordered and in. (Of course this was while it was 100 deg weather most days). Said ok I'll keep checking in and at least it should still be done before the heavy summer heat hits. Checked in with BOTH companies weekly with ZERO updates, (good time to also point out AHS has "billing system issues" and had just over-charged me by 3 full months right before all this and couldn't figure out how to "fix" it so I just said fine leave it, at least accounts paid in full till renewal in Sept... NOPE, even though their system showed the payments so I didn't have to make a payment for next 3 months it still also tried to bill me the following month then showed as if it was late so their "collection department" called me 1 to 3 times a day for a total of 72 calls!!!
EVERY time I chose to answer I'd explain it to them, they'd look it up and verify it was really paid, told me customer service and billing has been notified etc etc and it would be fixed in a few days but id get no more calls! Again, 72 calls and 2 months later.. STILL not fixed. Fast forward over another month and finally talked to a couple right people and found out NW sundance had a employee that "lost" my paperwork for over a month, that she was fired for doing other stuff like it and they would not only get it handled by end of day but put me as priority and get it in FAST... DID get a Email next day from AHS saying it's finally been "partially processed" but there was a uncovered cost of almost $800!!
Made my appointment with sundance, there idea of "fast" was yet ANOTHER month out! (Total of 3 months of hot HOT summer heat) so at this point we had to give in and go buy some portable AC units just to get the inside of our home under 115 deg in the evening for our kids and pets, then started the process of checking about the uncovered costs. DOZENS and I mean DOZENS of calls and 15+ hours on the phone later, including almost 2 hrs on with a AHS supervisor going line by line down my contract to check coverages and stuff to verify the uncovered costs WE figured out that NW Sundance Services was fraudulently charging not only AHS for work they didn't need to do but the entire "non-covered cost" trying to be billed to me was not needing done either!
So lots more back and forth with AHS and sundance (which NW Sundance Services not only NEVER answered their phone but most days their voice mailbox was full so you couldn't leave a message). All the way to the day of install, their tech showed up with the new heat-pump before I could ever get clarification about the charge. The office made him demand the full money up front (again this was all while they kept telling me it was all just a estimate and if it didn't need done then I wouldn't have to pay etc etc) so when I asked WHY I had to pay before he even unboxed it to see if it needed the $800 "modification" sundance said "AHS already approved us charging you this so no matter what we do or don't do you still have to pay the full cost!"...
At this point I let them know I paid a local HVAC company to come verify what I had, what would be needed or not needed etc etc and I knew for a fact that since my system was ALREADY updated/modified it shouldn't need MOST of what they are trying to say it needed... I then informed them that ok I'll pay it but I was going to watch the installer (he already said I could no problem!) And if I saw that they DIDNT really need to modify or add what they billed me for but chose to still say they did the work that I'd file a report with BBB and CCB for fraud... but again if they are being above board there there shouldn't be a issue!
She then hung up on me, called the tech and made him pack up and leave with my heat pump! And within MINUTES they called AHS and told them that I demanded they not do the work and that I said I wanted to be transferred to a new hvac company... ALL lies! AHS spent the last week stringing me along, telling me how sorry they are and absolutely they could get a new tech out with the heat pump and get it handles ASAP... that was a supervisor on Friday, he said he talked to their "contractor relations" department and directly approved that not only was it ok to transfer but that they could use the previous contractor's diagnoses so we didn't have to start all over. Said I'd get a call no later than Saturday with new contractor's name and they would call and schedule no later than Monday (which was yesterday)...
No calls or emails by yesterday from ANYONE so I called in the afternoon just to be told that the notes said (reminder, they didn't bother to even call me to tell me this!!) that contractor relations denied my transfer request because NW sundance said it was ME who "fired" them not them who quit! I requested a supervisor call me back (since I was told BY a supervisor that they wouldn't let that happen!) and they did today and basically told me sorry there's nothing they can do and my only option is take their "cash out offer" and then informed me that the offer is usually a LOT less then what it would cost me to personally hire someone local but that's how it is and again there's nothing I can do about it.
A hour later I get a email with the "offer" and it was LESS than HALF of what it will cost me!! Literally THOUSANDS of dollars less.... and to top it off they also "REQUIRE" that I have my heat pump replaced FIRST and pay it in full out of my pocket BEFORE they will send me a check for the small amount they approved... so to recap, I've paid around $700 so far in total monthly "coverage", $100 for there so called service fee, over a $1000 to buy minimal portable AC units because it took over 3 months because of there and the company they hired's mess-ups and now since they REFUSE to hire another company directly (as they should per the contract) so they can pay the company directly which WOULD cover at least 100% of the cost of the heat pump and basic install, I now have to pay somewhere around $3000 more to do it directly myself OVER and NOT including the $2k they said they would eventually reimburse me for...
Don't even get me started on all the personal income loss having to spend so much time trying to handle all this for and also the multiple days for their installer to NOT even install anything... hands down the WORST experience I've ever had to deal with with another business and company... I will NOT be renewing our contract obviously and I recommend to anyone that took the time to read this, DO NOT use AHS or NW Sundance Services!!!

Called and requested freon and a maintenance check. Paid AHS )75 to send someone. 2 days later guy came said needed freon and really needed replacing the unit. Said $150 per pound and I needed 2 lb. He stated AHS only pays $10 per lb. I asked if he brought with him that I’d pay the $280 as I was desperate and was taking hand towels and putting them in the freezer then wrapping my dog to cool him down. He said he’d bring the next day. He never returned. He also said AHS would never replace the unit.
I called AHS and told them he never returned and to send someone else. They said I’d need to pay another $75 because the guy said order complete. I told them he didn’t do anything! I argued and finally they sent another company on Friday. Same thing. Said he’d have to report to AHS and he’d be back Monday. Keep in mind that now we are 5 days in extreme heat. I told him I’d pay all but he said he couldn’t do anything until he’d submitted the report. Said I truly needed my unit replaced but he had never known AHS to replace a unit. He never returned.
On Tuesday morning I called a local company without using AHS. They brought freon and my unit began to cool better but struggling. Said I needed a new unit but the freon would hold me a few weeks. I requested my $75 back from AHS since they didn’t solve my AC problem nor was I allowed to pay their tech, but they declined. When I said I wanted to cancel only then did they agree to refund. Later, I never received my refund so I called again. They said oh, it’s a credit on your next bill. I asked to cancel again. They put me in a long hold, came back and said if I didn’t cancel they would credit my bank account.
I interviewed 3 companies and decided on replacing with a Lennox. They came 2 days later and installed. They were wonderful. $8000 out of my pocket that AHS should have covered. I called AHS to cancel. This is the 3rd request. They offered me $100 not to cancel. I said, "I don’t want to wheel and deal with you. I just want to cancel!!!" Finally, I asked for a manager. He put me on hold a long time. Finally he said he’d cancel but I’d have to pay one more month. I was so put out I agreed because I couldn’t deal with another conversation. All the people I spoke with was from another country (except when you purchase your plan). I had to ask several times to repeat himself and was exhausted with dealing with AHS. If I could rate a minus I would. Beware!

Every time we've needed a repair done through AHS it has been a major hassle, requiring me to make multiple phone calls to Customer Service get a satisfactory resolution. In general, things move very slowly and they never contact you as promised, you always have to contact them. Their business model seems to be to make things as hard as possible so customers give up.
Case 1 - We had a problem with our heating system. It is an older system and after filing the request, nothing happened for weeks. I called AHS and was told they couldn't find a contractor in my area to do the work. No one had contacted me to tell me this nor was that information on my "Dashboard." Finally, they approved my getting my own contractor and I submitted the bill for reimbursement. I had to call multiple times to get reimbursed, and even getting a status on the reimbursement was impossible.
Case 2 - We had a leaky faucet. The plumber showed up and said they couldn't do the work because they couldn't access the components. I didn't hear anything from AHS until I called them a week later and they wanted to charge me $500 to increase the access hole. I told them I would do it myself (20 minutes of work). Then, I had to wait another week or more to reschedule the plumber. What was a 30 minute plumbing job took over a month and several phone calls to resolve.
Case 3 - Heating system problem again. Called them and explained the problem. They marked it as a plumbing issue. Waited several days for a contractor to be assigned. The plumber they'd assigned said he didn't work on heating systems. I had to call AHS again and explain everything... again. I asked them to approve a 3rd party contractor like the last time the heating system failed, they refused. I also asked for the repair to be expedited and learned "expedited" to AHS means "4 Days" just to get a contractor assigned, let alone get an appointment for the repair. Meanwhile, we have no heat and water is causing damage to our house. We are still waiting for a resolution to this problem.
The good news.. the $600 I spent on the warranty will likely save me $2000 or more when all is said and done. But, it has cost me many, many hours on the phone and many, many headaches. One final point. Check the active dates on your contract, we found out the hard way (when a toilet backed) that we weren't covered for the first few weeks after we moved into our house. When I signed up, I had assumed we were covered after the first payment. Not true.

My sink was backing up into my tub and the water took a long time to go down. I called AHS on the phone and the claims process wasn't easy. The first thing they wanted to do was take my $100 and I told them that I had to wait until I get my check on the second Wednesday of the month, then I’d call them back. And when I did, I let them take the $100 then they asked what was my problem. I told them what was going on and they said they would have a plumber get in contact with them, and would set me up for an appointment. But they don’t do any of that anymore. The plumber texted me then he asked me what day he could come. He then told me the day and hours that he was coming, and it worked out fine for me.
When he came out, he was wonderful. He went up there, ran a snake down in there, and said there was hair and dead skin all down in the tub. Somebody told me he was going to have to go use the long snake, go down in there, and it was going to take forever. But it did not even take him 20 minutes and he put the stuff in the truck. My daughter also has AHS and she’s having problems with them about her air conditioner. The techs came out and fixed it, but it's still not working. So she is really not happy with them right now. But I haven't had any problem with them. The big guy came out here to me to check my washing machine which was old and had water leaking out. I paid him $100 and now, I’ve got a new washer. So, I’m very pleased with American Home Shield.

The tech said the noise was coming from the wall in the bathroom. But I didn't think it was coming from there. It was the water line and when I turn it on and off, it would rumble. The tech checked it and said he didn't really hear anything and it wasn't worth looking into because it was in the wall. I had to go along with what he was saying. He also said he went up in the attic and didn't see anything. There wasn't really anything done.

I had a couple of claims with AHS. The oven has to be replaced. It's being worked on. They offered me a replacement, but the replacement is not in stock. They were saying that I need to pay for a comparable unit. But what they were offering me from a cash perspective won't pay for a unit. I told them, "You need to allow me to have this one that is in stock that is comparable.” But they want $300 instead of zero. I don't think I should have to pay. If they don't have a replacement, then they need to replace it. The air conditioning, I've had a claim every year for three years. Same issue. They just kept swapping parts on it. This time, it was five weeks without air conditioning over the summer. So, that put a bad taste in my mouth. But other than that, everything's been good.
The claim with my washer was beautiful. I filed the claim electronically. Their repair person was able to come out right away. It was an unrepairable issue. They offered me a replacement. It, too, was not in stock and not available, but because it was over the 4th of July holiday, there were sales going on at Lowe's. I was able to get a comparable unit for the cash offer that they had. I would do the same for the oven, but it's a $1,000 difference between what I can buy and what they were offering.

Within a couple of months, we had two garage door situations. The first one, the garage door stopped working and we needed it to work to get our cars out of the garage. The techs indicated that the spring was broken. They replaced it, and it worked. We were pleased with the first business. We have three doors, and when the other door stopped working, we thought, "Hey, they're familiar with the house. We don't need a bunch of businesses coming. Let's have the same party come back out." American Home Shield made it seem like that was difficult for them to do and that was a little annoying. In their system, businesses pop up when you contact them for a request and you go with whatever pops up versus going back to somebody that you like working with. Things worked out well though.
Cactus Garage Doors came and we were satisfied with their service. They discovered that there was something in the way of the sensor where it would not allow the door to work, and they fixed it. On the other hand, my most recent experience was a fiasco nightmare. It had to do with our air conditioning, and the company and American Home Shield left a lot to be desired. It was very frustrating. We had to call American Home Shield multiple times to call the provider, and I don't have a lot of time to be on the phone. We're in Las Vegas, and the heat is in the hundreds. In this heat, I was worried about my husband's health. We're elderly, and it was scary that they couldn't get the air conditioning thing right. Nobody could figure it out.
We found out that one of the technicians was being trained and he failed to close a door that triggers the air conditioning. If that door in the ceiling is open, then the unit is not going to work. If the door is secured, it would work. It took two weeks to figure out, and it was annoying as hell. That was the poorest experience we've had. Everything else has been smooth for the most part, and we've been members for 20 years. We left California and picked up where we left off continuing with American Home Shield. We've been satisfied over the years.

Perry's Pump Repair came out and worked on the well pump. The breaker was shutting off all the time so we weren't getting water in the house. They recommended that we have an electrician come out and look at it and they notified American Home Shield. I wasn't happy with the company that American Home Shield recommended so I canceled the claim and hired my own electrician.
The process itself was very good but unfortunately, the company that they were going to use for the electric was in Orlando, Florida, which is over an hour away. That's useless to me. American Home Shield doesn't use local contractors, which is a very big deal for me. Also, when I looked at the feedback from the contractors, it was very poor feedback. Why would I have a company come here that has such poor feedback? I will do away with American Home Shield because, to me, it's useless. I paid $125 and I'm winding up now taking care of the electricity myself and paying $2,000.

I had a drain backed up inside of my basement, and Royal Plumbing had to go through the main sewer drain to get it. They couldn't do it, so they didn't do it. They got someone else to come right out and they fixed it on the same day. They did the job thoroughly. They went all the way through the house, and they went outside and snaked down, into the front. I was absolutely grateful for what they did. The one that was first sent to the house wasn't qualified to go into the main line. He was only handling unclogging drains and doing regular plumbing, but not to go through the main line.
For the plumbing service, I set thee claim up to American Home Shield on the phone because I couldn't understand exactly when they say a plumbing stoppage. I didn't know if it was stoppage as in backed up or whatever else. I didn't understand how it was said on the internet. So, I had to ask them in order to do it. My air conditioner was not cooling and this was on a Saturday night. On Sunday morning, I put in a claim to American Home Shield. They did really well in submitting it to Atlanta Air and they got back to me in a timely manner. But being a weekend, Atlanta Air doesn't do emergency call-outs. It would be a good idea for American Home Shield to have somebody around this area that would do weekend repairs. I personally would not have minded paying extra to them because it gets so hot and miserable and you can’t sleep at night.
I immediately called Atlanta Air on Monday morning to expedite the repair because if they weren’t gonna be able to be out to fix it that morning, I was going to find somebody who could be here to do that. Atlanta Air was wonderful and they really tried to accommodate me and get out here as quickly as they could. I called them around 9:00 and their techs were here a little before 11:00. They had the parts available. It was something that had to do with pushing the Freon through and into the system. They got my air conditioner up and running within 30 minutes.
My house got way entirely too hot and it took my air conditioning unit to run through that morning and that day just to get my whole house cooled down. I've had a few issues and American Home Shield has been very accommodating. They had to put in a new air conditioning unit in my home. That AC was new. It was only a year or two when this problem arose. I had a couple of other repairs that I needed to have done and I was very pleased with American Home Shield.

American Home Shield helped us a few times but I thought some of their policies were not quite right. We had some faulty bathroom fixtures, but they don't want to pay to replace the fixtures. They only would replace the inner workings, but we had to purchase the outer workings ourselves. Also, we have some outside faucets that leaked that are attached to the house but because the faucet part comes outside of the house, they won't fix them. They're soldered inside the wall, so they have to tear out the wall to fix it. They don't cover it because the outside pokes out even though the problem is inside the wall. I guess it leaks outside the wall, but it can't be repaired without tearing into the wall and they don't cover the tearing into the wall part.
The plumbing company that they sent out was really unprofessional. They came out twice and they didn't fix everything we had asked them to do. There seems to be some communication breakdown. Apparently, you have to ask for every teeny little thing when you make your call, even though we don't know what every teeny little thing is. Then the company comes out and makes the evaluation and then they send the report back to them. Then, they come back out again. We were not really happy with the plumber they sent out. I asked for them to send out a different plumber. They said that they would, but instead of ever sending out one after waiting a month or so, I got a letter saying, "Oh, we're not going to cover that because it's cosmetic."
What they were calling cosmetic on the fixtures, like the faucet that comes out of the tub, was all corroded and sharp. We thought that they should replace that, but they said, "Oh, no. That's cosmetic." I was like, "It's not cosmetic. It does not work the way it's intended to work." The fixtures don't fit up flush against the wall kit and I think that they should correct those. Instead, they came out and put some new fixtures on that we had to pay for ourselves, but they still don't fit. So, now we're gonna have to get a plumber on our own because I don't think that they're going to fix the problem. So, we've spent the $75 for their plumber to come out and not fix it properly. Even though they did do some corrections, they're not done properly. We have to call somebody else out to have it done correctly.

The air conditioner didn't seem like it was cooling. I did a claim online and American Home Shield sent Max Cool. They were friendly. The tech was informative. It's just that it seemed like when it got really hot, I wasn't really feeling the air. It seemed to have kicked in now though. They left the wires outside the unit, but the machine is working, so that's okay. He had to replace a part and put some stop leak in there. He said I had a small leak in the tubing and he rewired and replaced some parts. I looked at other people's units and their wires are inside the machine. Before he came, the wives weren't outside the machine. Other than that, he did a good job.

I had an air conditioning problem and it took over a month to finally get it fixed. After I reported the problem to AHS, they told me right away, within 24 hours, that they found the company that was going to fix it. They said that they would contact me within 24 hours, but if the company didn’t contact me within 24 hours, I could call them and AHS provided a number.
So, I waited for 24 hours. When I didn’t get a call, I called the contractor and there was just a recorded message telling me to leave a message. I left a message and I waited another 24 hours, but there was nothing. I called again and still got nothing. It went on for almost two weeks, then when I contacted American Home Shield, they said to just give them time and they would contact me. So, it went on and on. I waited over two weeks then finally, I told AHS that they had to recommend someone else. These people were not accommodating or sending some kind of response which was all I needed. I was so angry since my house inside was over 100 degrees. I had a fan going on, but it didn’t help much at all.
Finally, I got a text message saying that the contractor was trying to contact me. So, I called that number and they said they wouldn't be able to come out until a week later from the day they called. They also said they tried to call me but I wouldn’t answer. Apparently, someone was trying to call me, but it wasn’t at the company’s phone number. They were using somebody’s private phone number from some other state and when my phone doesn’t recognize the phone number, it thinks it’s a scam and blocks it automatically. So, I never got their call. They tried to blame the extension of two days on me since during those two days I didn’t answer the phone.
Anyway, they said that on the day of the appointment, they would come out at 10:00 to 2:00. I have a security gate and I told the security that someone would be coming through 10:00 to 2:00. But I waited all day and got nothing. I kept calling the company and most of the time, nobody answered. I had to leave a message to keep asking them to call me back if they were still coming. Then, they showed up at about 5:15. They said they had to go to another job and were delayed. I understood that but all they had to do was let me know that they were still coming out of courtesy. I was so happy to see them though, regardless of everything that happened.
The two young men who came out were very nice and worked very hard until 9 o’clock. I felt sorry for them, so I gave them dinner and they were so grateful. They finished the job at about 10:30 in the evening and everything’s been fixed. But I hope I never have to go through that ordeal again. American Home Shield should have been a little bit more responsible. When I called them, they should have followed up with these people right away and there should have been more response to the client’s needs.

We had a leak, and every morning, we’d wake up, and there would be a drip on my hardwood floor, and it was starting to make the floor buckle. So I had to get it fixed. I had a video conference and they said it was the seal on the door. But I didn’t agree with that, so I challenged it. I hated that I had to challenge what they were saying because I didn’t know what I was talking about either but it didn’t make sense to me. American Home Shield told me that if I challenged in error, I’d have to be charged another $100 in the repair. The tech came out and he said, “No offense, but with most of these homeowners, they don't send people who knows Sub-Zero refrigerators,” which ours is. So he disagreed with the seal. There was a clog in a water line and he fixed that. But it was still dripping. There was a clog in the freezer line. So we had to defrost the whole refrigerator freezer, and he came back and fixed that. He was amazing.

The motor of the blower of the furnace was broken. The techs had to replace it. Also, the air conditioner was working outside and it was going like crazy. But it blows out fine now and the thermostat is keeping fairly accurate readings. Whenever we've called for some of these situations like the air conditioning, it felt like it took a bit too long to get things fixed. It was a total of a week and a half from putting in a claim to get the issue completely fixed because we had to wait for them to be able to come over and look at the unit and see what was going on and then they had to order a part and that took a week.
American Home Shield is one of the only options we had having a manufactured home. But in the grand scheme of things, it has been pretty beneficial. We've made at least one claim every year. Spending $75 to have someone come out and look at the problem and not having to worry about paying for the cost of the parts or labor has been a godsend for us.

We had cold water that continued coming into my sink in my bathroom. I realized that it was an air conditioner, but I felt a plumber would unstop it. They ran a line all the way through. Once the plumber went ahead and drained the line, the water started filling up. It clogged up in another area. It went up the stairs over in the attic, and water was pouring from the pan. All of a sudden, the water started filling up, and the pan bent once it started filling up. Instead of cutting the air conditioner off, it went ahead and water started pouring out on the right side which went through my patio part on the side instead of going through the sheetrock port on the other side.
At that point, I saw my air conditioning person down the street. I ran over there, paid them a few hundred bucks, and they went ahead and ran a line. After that, I felt like I needed to call American Home Shield again. They said that they cured the problem. I’ve been with American Home Shield 10 years in a row. Normally, they do a tremendous job. But this time around, I’m still concerned about how much damage was caused by me calling the plumber instead of an air conditioning man.

The experience for the air conditioning unit claim was terrible. The repairman had to fix two units. He came and he did whatever he did for the first one. On the second one, he disappeared and didn't do anything. It was impossible to get in touch with him. I left him tons of messages and called him. American Home Shield also called him and sent him emails. But there was no response. He left me without the second air conditioning unit. Finally, American Home Shield sent somebody else to fix my air conditioner, and I was very happy.
I’m over 25 years with American Home Shield. I never had such experience. Now, there is no way to talk to anybody above the reps that you call who are in the Philippines. Some people in the Philippines are very nice. They answer the phone and seem that they want to help you. But their job is only to set up an appointment, and they don't help you in any way. I tried to reach American Home Shield all the time to talk to somebody else but it's impossible to talk to anybody that has some authority to do something. I'm very disappointed with that. American Home Shield was never like that. Before, you could reach a supervisor, you could reach a manager, you could reach somebody. Now, you sit hours on the phone until somebody answers you, and it doesn’t solve the problem.
I have another issue which is a dishwasher that had to be replaced. The people that came dropped it in the middle of my kitchen then disappeared. There is nobody to install it. I called American Home Shield a lot of times and they assigned somebody that was on vacation until who knows when. In the meantime, I have this junk of big piece of dishwasher in the middle of my kitchen, blocking everything. This is wrong because I can get hurt. When they bring an item, they have to arrange for the installation the same day. They cannot leave such a big unit in the middle of the kitchen and leave. I called them yesterday and today, and they are working on it. If I have to fight for everything, it's not a service. I was very happy with American Home Shield. But when I use it now, it’s very frustrating. I want to be taken care of especially that I’m such an old timer and I hardly used them. I want to be satisfied and continue to use them.

We were informed when someone would be there and they followed up with a proper email. The contractor was scheduled to come two or three days after I set things up. But they actually came a day after. They called me and said they had an opening in the area.
The man that came out was very competent. He opened the door of the refrigerator and the freezer. He looked at it and said that the drain was plugged up. It took him about an hour to do the work. He cleared everything out, opened up the drain, removed all the frozen ice that was causing the drain to block up further, cleaned everything and put it back together. The refrigerator was working fine when he left. But the temperature started rising instead of going down and I got a little nervous. I called the office and I was told to be patient and that it would take a few hours. The temperature will go up then go down. Sure enough, that was what happened. It was a very nice experience.

Do Not Get This "warranty." They do not hold up their warranty. My basement was actively flooding for 48 hours while they promised me emergency services, that someone would come to my house. They made me call and call and go through several hours of waiting in ques several times. After 48 hours of calling repeatedly, getting hung up on, and being taken in circles, they finally approved me to get my own contractor. Then, of course, when the contractor came out, they refused to take his call and claimed their system was down and that he would need to call back later. There is no way to get ahold of management or anyone competent at this company.
Upon having services done they refuse to reimburse payment for any of the work including the diagnostic and the emergency fees that they had authorized you to get. They make up lies about what happened to cause your item to fail so they can decline coverage. They then try to manipulate vendors to say the cause was something not covered when you call them out on their lies. They steal your money by charging service fees and never sending anyone out or by refusing to pay the people that do come out so you end up having to pay it all out of pocket in addition their service fee.
Their representatives are all off shore, nearly impossible to understand, and they send emails that are completely illiterate. They do not respond for several business days by email and calling gets you nowhere. They are a waste of time and sanity. 48 hours of being lead on to believe someone was coming to my house resulted in tens of thousands of dollars in damages to my basement. The tech looked around at the appliances and told me what he was going to do to try to get the issue fixed. Something about the frame on my stove was bent and the contractor couldn't do the repair. They arranged for me to get a new stove and it was supposed to be delivered last Friday, but they canceled and said they would do it this Friday. Another thing was, I told American Home Shield that the people they had sent for my air conditioner could go about going through them to get the unit replaced, but they said they didn't do that. And the price that they quoted me to fix it was a lot more than I could afford. So, AHS said that I could have someone else come in and then, they would give me a partial reimbursement. However, the one person that came out quoted me a high leak research fee. It was $100 for them to come out and then, they wanted to do a $200 research fee. And this wasn't through American Home Shield.
Another local place only charged me $49 to come out and they were able to fix it. However, when I submitted the claim to AHS for the reimbursement, they denied it and said that I would have to get a brand-new part and they couldn't provide me the reimbursement because of that. I told them that when I spoke to the people on the phone about getting another person to come out, no one said something about it having to be a brand-new part. So, I paid two additional service fees in addition to the one that I paid initially to American Home Shield, which they took out from my account, and they still didn't give me the reimbursement. From the first experience, I was going to cancel them right then and there because they didn't do what they promised to do. And when I called back in, they gave me all these other stipulations.

I hate Home Shield. As a matter of fact, I wouldn't have renewed it. Initially, I wanted to do a one-time payment for the whole year. But the sales lady put me on a monthly thing. I forgot to cancel it and it re-up a renewal automatically because they have my credit card. Home Shield has not covered everything that I've called for so far, except for the garbage disposal that I called about a few weeks ago. I had a very nice garbage disposal and they replaced it with junk. It was my understanding that Home Shield always replaces stuff with like product. I've never even heard of the brand that they put in. My sink fills up every time I turn the water on to wash dishes because the flange that they put in with the garbage disposal doesn't drain properly. It's awful and I'm sick of it.
I'm not happy with my home warranty at all. A lot of times, Home Shield would send out a repairman and they wouldn't know what they were doing. One of the contractors I had was Sears. I would have to call and find out if the home warranty would cover something and they wouldn't. I finally told Home Shield to stop sending Sears because they never want to do work. I insisted that they send someone else out.
When I had a plumbing issue, the guy that came for it told me it was because the outside drain was blocked and Home Shield does not cover that. It was gonna cost about $500 to fix it. I told him he just needed to snake the drain but he wouldn't do it. I hired my own plumber and he snaked the drain. Everything worked until we moved.
Home Shield would send out crappy people but if I put up enough of a fight, they would always say, “We'll send someone else out for a second opinion. But you have to pay for it if they say the same thing.” The second person always diagnoses things differently. That's one of the reasons why I just want to quit the home warranty. The other thing is I can never understand the customer reps. Sometimes they have such a heavy accent and sometimes they don't understand what I'm trying to tell them. They're not US-based. There are communication issues and it’s frustrating.

American Home Shield did a great job with me. They're pretty prompt and efficient. I had to have my upstairs air conditioning worked on. I had an issue that happened on a Saturday. I did not expect to get service Sunday morning, but the tech was here at my house Sunday morning and was very prompt and explained everything. He was friendly, too. He fixed the issue in about 15 minutes. Overall, AHS takes care of anything I need. It's super easy to file a claim.

The dryer was making a whining noise when it got to a certain temperature when drying. The techs came out promptly and took it apart. That belt on the drum had come out of place when I was moving from my storage to my new home. So, it probably caused that belt to slide on the drum for the dryer. They fixed it and everything was good.

AHS has had some really terrible companies service us. We've had to call and call but they never returned our calls. They also don't give an update. I was willing to even drive to them and I knocked on their door but nobody was working there. It was terrible. But lately, the ones they have been sending have been a lot more professional.
Our clothes machine went out and AHS gave us money towards another machine. We purchased one and put the difference in. AHS said we had to have a professional plumber install it so we had them come. We also needed them to write us a ticket that we can prove to American Home Shield. The plumbers were like, “What? We don't do that.” It was such a big deal and AHS said they wouldn't cover the washing machine unless we did all that.
A big problem too has been the company for the pool. They have come and fixed the pool heater numerous times. Each time, it's $75. One guy admitted that it's probably time to get a new one, but that he didn't want it to fall on them because they would take a loss or something. So he kept trying to fix it halfway. The last time they changed something and it seemed to work longer but now it's really making noise.
Other than that, AHS has come in handy because my husband's just not that handy in fixing things. I just wish I wouldn't have to deal with all the bad companies they've sent.

AHS is hiring these companies that can't fulfill whatever is the requirements are for AC orders. They don't have sufficient staff or contractors to cover the demand which is happening with this heat. Then, the internal process to do the claim is filled with gaps and unnecessary steps. I have never experienced anything like this. When the techs came out, they said it was the evaporation coil then that company that did the review sent me a bill. They said it was about $1,100, then they sent a corrected version which said it was $2,860. I had an issue with that. When I asked why they were charging me so much more, they said they undercut the price of the Freon and that I needed more Freon for that problem.
When I spoke with another one of the representatives from AHS regarding that unit, I told him that I thought it needed to be replaced since I was paying $3,000. So, she said I got to get a second opinion and that was what I said I wanted. But that took a while. When the second guy came, he said that that was the problem and I wanted him to do the work. I found him to be a little bit more refreshing and reassuring than the first company because they gave me one bill and it turned out to be another where there was an increase in the price. When the second guy came out, I notified American Home Shield what the problem was and that it was what the initial person said. Then American Home Shield said that we couldn't use the company who gave the second opinion, we had to go with the first people who said that that was what the initial problem was.
Then, when I called the company, they said they canceled the work order because I said I wasn't going to pay the $2,860. But that was not what I said. I told them that I needed a second opinion because I thought they were overcharging me. I had to recontact American Home Shield to get another work order and that would take a couple of days to do and American Home Shield had to agree to issue another work order for them to determine when they could send a contractor out to complete the job. All of that took a while. When the techs finally got the work order, they told me it was going to be about eight days before they could have somebody come out and look at the unit. That was an extensive delay in processing that second work order, which was unnecessary when you already approved the first order for the same problem.
When the techs came out on Thursday, they repaired the unit and AHS paid $400 for that evaporated coil while I paid the bill that the techs gave me after the repair. But the unit stopped working on Saturday. I called them that day and they told me that I had to contact American Home Shield again. I contacted American Home Shield and they told me I had to do another work order which would cost me $100. But I was not going to pay another dollar to have somebody go back out and finish the work that we were paying for $2,860 for. I told them that I needed to speak with the supervisor and when he came back to me, he said that they'd do a recall where I didn't have to pay. At this point, AHS was also supposed to reimburse me for that $100 that I spent on that second contractor to go out and look because of the built-in delays in getting work done and I still haven't gotten that $100. But they wanted me to pay another 100.
The supervisor then said that they'd have the best company go back out. But because this was on a Saturday, when he called over there, they were closed. So I got to wait through the weekend to get any work done. Then, I called the contractor and they said they'd have a technician come out on the next day, between 1:00 and 5:00. I'm so disgusted with these people. I paid $3,000 and the unit's still not working. I also asked them for a breakdown of the bill that I paid them, which itemized what I paid for, and I still have not gotten the itemized list and the cost for what I paid for.
I have four properties with American Home Shield and aside from this AC claim, I got another one pending with a family property in Mississippi today. My sister called and said that the techs were asking for some more money for the units there. I am just too outdone. AHS doesn't pay for anything. I also dislike the process that they have for everything. It takes too long to get anything done. They claim they have to order things and that takes days. And especially if it's an AC unit, why don't they have evaporation coils available when they know that that's going to be a problem. And this Freon cost. Somebody told me that it would be about the same price to replace the unit. It didn't make sense. I'm seriously considering dumping American Home Shield after this work is done. They are being sued anyway for misrepresentation of their services and I need to be in on the lawsuit, because they have definitely done that with me.

My recent AC claim to American Home Shield seemed to be acceptable. The air conditioner was checked out. The problem at hand was the AC was never shutting off. So, the representative checked everything and couldn't really establish what was wrong. He said that because it was so hot, the thermostat would run constantly if we had it turned down to 70. I felt confident that he did everything he could to correct any problems. He didn't find anything wrong and told us to call them back if there was something else happening. So far, I've been watching the thermostat and it's staying in temp.
We've had AHS for several years. It's more of a security that you're gonna have somebody come out and check things. The only thing that I don't like is sometimes they can't get out immediately, especially if it's like 110 degrees out and you've got to wait for an appointment. The latest time, somebody came out within two days. One time, we had to buy a window air conditioner because I had children here. I had a brand-new baby here. So, they had to stay in the bedroom with the window air conditioner, but the rest of the house was hot until somebody could get out here and fix the air conditioner. I realized that AHS only had so many techs and so many companies, and if they can't get a company out quicker than that, then they need to have more vendors that can fulfill the client's needs.

Recently, I noticed that after using the sink a few times, the water was staying there versus going down. I filed a claim to see if American Home Shield could help me. They told me the name of the contracting company. Then the contractor called me and asked me what was going on. They came down the following day while a family member was here. They communicated to whoever was here everything they could communicate. They also emailed me pictures. They communicated to the best of their ability.

We had American Home Shield for 10 or 12 years. We had great experiences. During the summer while we were moving into our home, our air conditioner went out. AHS was fixing that for us. It went out again a few weeks later and the dealer said we had to have a new system so a new one was put in. When we moved in, we had four-gas burner range. No sooner had moved in, two of the burners weren't working. The product was outdated and AHS just cashed us out as they could not get parts. Within a few months, we had three or four claims. It was incredible that we had this insurance and they were so good.
A few years down the road, our furnace went out in the winter. AHS sent someone here to put a new furnace in and he was from Lansing, Illinois. We depended on AHS to send us reliable people. He definitely was not. He was terrible. He put the system in and he took days. We were in our home without heat and he never once told me that supposedly we had some sort of insurance with AHS that would have allowed us to go to a motel. We had no idea. We went out and bought a few little heaters to try to keep us warm.
The tech did a very poor job of installing the new furnace to the point that we were calling AHS with complaints. I even called my town sheriff over where I live to complain about this person. She said there was nothing they could do because we should have called and found out if the company the guy was registered with the town. That company never registered. Finally, we put our foot down and insisted that AHS use somebody else that was not in their system. The company that came was Seamer HVAC and they're highly respected in our community. I knew Seamer was a great HVAC company but I was initially told by AHS that I could only call whoever was on our sheet of accepted people.
AHS should up getting a better quality of people. In the end I got Seamer and they gave AHS a report and said that the first company put a certain piping all wrong in our installation. It was just a pitiful job. We still have that same furnace and I am so squeamish about that. I was told AHS still uses the first company even though I gave them a bad review.
We dropped AHS for a couple of years then we went back. So far, the insurance has been good. But I am on edge when I had the fan and the light go out. AHS sent somebody out to work on my light. They were polite and nice. When I was confirming our appointment for our fan, I told the rep that I had Casablanca fans and there was a need to have somebody with experience. Casablanca was bought by Hunter Fan Company and when you want to get something fixed, you have to take off some sort of part at the top of the fan to read the engraved serial number. That's how you can order parts. Otherwise, you cannot order parts.
The first man that came could not take off the part and could not find it so he was frustrated by it. In the meantime, he dropped part of the light fixture and it exploded on the floor. He did a few things like that then he was gonna leave it. I asked if he was not gonna sweep it up and he said that was for the homeowner to do. I called and mentioned what happened. The company apologized and said they were gonna send out a senior technician. Supposedly, he has worked on Casablanca fans.
The senior technician could not find the part and said “We recommend there's nothing we can do for the fan. It's just broken and you just need to get another brand. And we're gonna get you $99 to purchase Casablanca fans.” I already paid a $100 service charge and they were willing to take my fans. That was a hustle. They could repair the fan and can probably sell it for $500 or $600.
I mentioned to AHS that the first two men that came out didn't know what they were doing. I asked them to send somebody and the rep was on it. He was a senior representative named Carlos. He oversaw the case and he was right on top of things. He even called to say, “It's been a few days or almost a week and we haven't heard from you.” That was because once the fan was taken down the fan, the tech found the number then had to order something. He was gracious and nice and kept reassuring me that he would help us. Carlos was just tremendous.
AHS sent Cruz Electric and Handy Service and their guy got me taken care of. But that was another week or two down the road. Cruz worked on Casablanca fans for years and their tech knew that they had been sold to Hunter Company. I still have to track this back. I haven't resolved this one because I've had to have surgery in my eye twice and I have to go back to my canceled checks. I have been having a problem doing that. Whenever you put in your service request, you have to charge the $100 fee to your credit card, which I did. On a previous one that I'm still trying to work on, I immediately charged that $100 fee. I was told I had to pay it again and I did. But I found out that wasn't necessary.
What happened this time was one company was sent out but they didn't work out. That was not my fault that they didn't get that fixed. They didn't know how to do it. But they started charging me again. This happened before. I started to go after AHS for my $100 and they told me they returned it to my bank. I checked and they did not return the money to my bank.
This time, it happened again and AHS started sending me a text telling me that I owed the $100 and that I never paid it. I was right on top of that because that was the ploy they used before. I just assumed they know and that they are tracking this. I owed the $100 and I submitted another $100. I found out later they were wrong. They tried to do it again. This time, they sent me two or three emails telling me I owed the extra $100 when I didn't. Carlos was taking care of me and I told him how AHS keep telling me that I owe $100. He checked and said I don't owe that. AHS then upped the pressure and they sent me something telling me I was in arrears. They finally sent me a letter and they told me I owed the $100. It sounded like I'm like a deadbeat and that I wasn't paying that $100.
I mentioned this to Carlos again and he said, “I don't understand. I’d taken it off through your account. They shouldn't be bothering you at all. Because that was from the same job.” AHS put some pressure on me and I sent Carlos an email saying AHS had not given up. He called me just to double check. He said he was going to make a concession. They sent me a letter. All through that paper, it said that I owed them and that I need to pay.
I called to speak with them myself and they said, “I don't understand why you think this is an invoice.” I said, “Because you have the words that I need to pay you and I need to pay you now and invoice.” They said, “Oh, no. We're giving you concessions.” I said, “Why did you have to even send this letter then, if you're saying a concession?” And I didn't understand the meaning of that word. Concession. It's hard to understand the letter and the word when they were basically telling me I still owed them $100. I'm 80 years old. Anybody that would have gotten that letter and those emails would all think that $100 is owed.
Another claim I had with AHS was for a built in microwave and it's probably 12 or 15 years old. It's one of these large ones that sits on the counter. It went out so I called AHS to say it suddenly had stopped working. They said, “Well, it's a built-in.” I said, "But you knew that. Several years ago, when I started paying for this, I clearly said that, just like we have a built-in refrigerator in the kitchen.” I was upset because the rep said if it's on the counter, then they were not covering it.That didn't make sense to me since I've been paying extra. They treated me like I bought a piece of junk and put it on the countertop
There was one other thing. AHS sent something saying I should be getting one month free when I renew. I didn't get that. I called their attention to that and they said they would fix it but they never did. In October, I'm going to be paying for a renewal. I'm disappointed. I shouldn't have to have all this contact back and forth. It's not that complicated. AHS should be able to look at their file on me and say, "We didn't give her that free month. She has been paying for years.”

I had a gas leak where the connection for the gas dryer was not installed properly. It was the actual line to the dryer and not the lie from the valve to the unit. So, the techs had to go down in the basement and fix that and they did a good job. We also had an issue where the drain in the basement was stopped up. The condenser from the air conditioning unit had been piped to go down to that drain. There was evidently a blockage somewhere under the basement foundation. So, we had to file a report to American Home Shield and the contractor came out and fixed that. So, they were good. The contractors came out when we needed them and responded very quickly.

When the techs came out, they looked things over and gave me a game plan for what I would need to order to get the issue fixed. I initially thought that it was our water heater that was clogging up but they looked at that, said that it looked fine and that the pressure was good in it, and that the issue was in our pressure tank that was out in our well house. So, I'm going to have to purchase a new pressure pump and I haven't looked to see if that's part of the appliances for American Home Shield or not. We've had AHS ever since we bought our house and I don't have to search around for repair guys. They do the searching for me and they book the appointments, which I like. Beaches Air came out when the air condition unit was leaking. It took them about a week to get out here but the repair was done in a timely manner when they came and they fixed the problem. I also ended up getting a maintenance contract with them. It's been a very great experience and I would recommend AHS to other people because they're a good company.

When one of the buttons on the dishwasher control panel no longer worked, a contractor got here within a week which was sufficient. At some point, it was weird because when I did the evaluation on the phone with an AHS representative before it got to the technician, they have this virtual diagnostic tool. It was awesome but I felt there was gap. The first time the technician came out, he pushed a few buttons, looked at the serial number and said, "Yup. It's broken.” I told him, "The virtual diagnostic showed everything you just did." He had to go order a part and it was another week before he could get back and fix it. I was disappointed in that. The virtual diagnostic wasn't leveraged more.
I've had a few claims with AHS. The first claim was my garage door spring blew. When AHS sent the technician out, the technician said, "You broke one of your springs and they're connected. You should probably replace the other one.” He was the expert and he was telling me to replace them. But American Home Shield wouldn't cover the second one because it was not broken. The technicians don't get paid well enough from AHS so they have to try to add revenue.
Then the same thing happened. I was angry when my hot water heater blew. The technician came out and all he would have to do was cut the pipes to replace the water heater then reattach. But it was this huge bill of $1,300 that wasn't covered by AHS because it was a modification. They were tearing out one appliance and putting in a new one. But they didn't tear out a wall. They just took out the pipes. I told them I was not going to pay $1,300 for it to get it fixed. They said I could always take the cash out offer. The cash out offer was 600 bucks. This was six months ago when everything cost as much as the Taj Mahal. There was no way they would have been able to find a gas powered like for like replacement for 600 bucks. I don't care what buying power they say they have. They lied. I was annoyed that I ended up having to pay excessive out of pocket. But at least, I chose my vendor and my appliance and I just took the 600 bucks and cut my losses.

Submitting the claim over the phone was pretty easy but I had to make several calls and follow-ups. I kept calling over and over and over. Each time I called, they were telling me that nothing was recorded and nothing was recording and they have nothing. The last visit they have was back in June about the refrigerator and I had to keep calling and pressing the issue. But some of the contractors seemed to know what they were doing. American Home Shield helped me out a great deal. They have solved my problems. Other than the last issue that I have when I had to call several times, all my previous experiences have been positive.

I've been happy with the service that I've received from American Home Shield when I had to file a claim. Recently, the water heater wasn't staying hot. I filed a claim online. A couple of my other previous claims, there could be more options as to what the problem is. Other than that, it's easy to log in and do it on your phone. A lot of the times the service people try to find the easiest and laziest way out. And they would say, "No, we're here to fix your problem. And that's what we're going to do." So, he looked into it, opened things up and took the time to diagnose the problem. That kind of customer service these days is a lost art. He explained what the problem was and what he would do to fix it. And when he came back out when the part came in, he explained it all.

Doctor Cool made me wait a whole week and then they lied. I didn't agree with what they said and the man got smart with me when I told him that. They submitted some copy to AHS and AHS said they were gonna pay for part of it. But then, I called Doctor Cool the next morning and the rep said the claim was totally denied. I called AHS back and they said it was not covered.
I called AHS and asked for a second opinion. They sent out A&R. I've had this company here before and they were a very good company. A young man, Jeremiah, came and said that it was another pipe that was leaking. But he said he couldn't fix it because he was just here for a second opinion. That was the end of that. I love American Home Shield. They’re great and so vital. Other than your deductible, if there’s a situation, you don't have to come out of your liquid cash. Some people say the money that you pay monthly adds up. But it helped because my air conditioning went out. They needed to change the compressor and the only thing I had to pay for was the Freon, which was 800 something dollars. But just imagine if I didn't have AHS. The techs came out in no time though we had to wait for the order to come in. But they were professional. When something was wrong with the washing machine, the contractor had to come out twice. Something was wrong but they got to the bottom of it. I need to call AHS though. That washing machine is new and my wife said something is not working. They need to take care of it. Still, everything is good and I’m pleased with AHS.

On June 15th, AMP Mechanical came out and was supposed to service my air conditioner under American Home Shield's plan. But they didn't clean my air conditioner and didn't service it. They just got their money and left. I still had problems where my air conditioner was not cooling and it was 85 degrees in my house. I tried to call their owner to talk to him about this situation and he refused to call me back. When I did research on them on the different websites, they have a horrible rating for doing things like this to other people. I’m gonna call the Better Business Bureau on them because that's fraud.
I called and told American Home Shield about the issue. I also asked them not to send the AMP Mechanical back. They sent White’s AC Service out. I had to pay another $100 for White's. That aside, White's was wonderful. Their tech checked everything. He took the cover off my air conditioner, came inside, and said, “Ma’am, before I touch your air conditioner, I need you to take a look at this.” I knew when I went outside what it was supposed to have looked like. My air conditioner couldn't breathe because no service was done by AMP.
I immediately got on the phone with American Home Shield and so did he. We told them what was going on so that the tech could fix my air conditioner. The system that he calls into was down that day. I was talking to customer service for two hours. The rep was wonderful. In the end, the tech had to clean the unit and do everything. I also talked to a supervisor at American Home Shield and they reimbursed the $100. I did have to pay White's $75 to clean my system.

When the inspector came through before we bought the house, he found that while the kitchen faucet worked, it was spraying out the side at one of those pull down things and it was spraying at the base of the hose, which it shouldn't have been. It was like it needed to be replaced. When we got to the house and actually moved in, I went to turn on the water and no water came out with a streaming function. It came out with the spray function and it squirted all over the place. So I called AHS and they sent out a plumber. The plumber decided it was a “pre-existing condition” so they refused to do anything with it.
AHS then sent out a second group who confirmed that it was a pre-existing condition. The problem was that the water streaming through the faucet did work and they didn't touch it at all. Fortunately, I went somewhere else for a completely different unrelated thing, specifically to get softened water, and when the guy came in, first thing he wanted to do was test the water. So he turned on the kitchen faucet and got sprayed all over the place. By then, a friend of my real estate agent came in, put the head of the faucet off, and found a whole bunch of sediment in there. He found lots of rust flakes clogging the faucet so that it had had no stream of water. The plumbers could have fixed fixed and that really irritated the dickens out of me. However, the water softener people said that they'd throw in the faucet. So they replaced the faucet at no cost to me.
On the other hand, AHS Home Shield did nothing except pawn the issue off as a pre-existing condition. That is baloney because we had pictures that were in the inspection report showing a stream of water, even though it also showed that it was leaking around the hose and above the head. So I found that a very unpleasant response and a very disingenuous refusal to look at the evidence. Our real estate agent also reached out to the American Home Shield representative and explained what happened. The representative agreed with her, said that it was not handled properly and she was going to follow it up. But I never got any such response from the person with whom I dealt by email.

They took the time to hear me out and expedite my call because it was an AC unit. So, even though the guy couldn't get here till the next day, they tried their best to get it within a matter of 24 hours. It just so happened the 24 hours still was not till the next day. But I haven't experienced any problems with them since. I was borderline between my payment due on that day and this happened, and AHS took the time to still push my claim through very well. They should keep up the good work.
The rep was very friendly and knowledgeable. I enjoyed the techs because they took the time to show me what my problems were. They took the time to answer any questions that I had and also showed me what was going on with my unit. The guy told me the unit may last another year but the problem may come back within the next couple of months. So, between that time and next summer, I will be looking to get another unit. That was good information to know. The guy was very people-oriented. His words made me go shopping around in the event. So, that way, AHS would know.

My garbage disposal was leaking. AHS gave me a reference number and a phone number for the plumbing company that had been assigned. They contacted us that evening and they wanted to come the next day. But we were going to be out of town so they had to wait until we got back. The young man who came was early. He assessed the item and replaced it with a new one. He was very polite and he cleaned up his mess which was different from some of the experiences that I've had in the past. He made sure there was no water on the floor and nothing was leaking. I was very pleased. This is the best experience I've had with AHS.
AHS has also replaced a refrigerator which was an ongoing thing that finally got resolved. But I'm still having issues with an ice maker that they have attempted to fix a couple of times but we just deal with it. Also, we had a hot water issue and we didn't have any hot water for a week. I wasn't happy with the fact that when I called with something like a hot water heater, I have to wait for a long period of time for somebody to come out. We were told that it needed to be replaced. And then we were told, “No, we're gonna fix it.”
Overall, AHS is like going to the doctor. You're not always gonna be pleased with everything all the time. But money-wise, if something really major happens, the warranty is worth it because of the fact that I can pay $75 and have what has a problem replaced.

He needed to do a leak detection test and he described what he was gonna do. After that, American Home Shield wanted to do a second opinion. Tin Smith took a week and a half to get back to us after they took the job. Plumb R Us was gonna do the second opinion. They took some time to get out as well and took over a week and a half to fill out the paperwork for the claim to verify whatever is going on. They just picked up and did the leak test last week. Then, the two technicians who came tested the unit and found out that the big capacitor was not functioning. They replaced it and the unit worked very nicely. They also tested the refrigerant in the unit and it was okay. To my understanding, American Home Shield pays $10 per pound, so I paid Doctor Cool directly $240 for the two pounds that they put in the air conditioner.

We had an air conditioning problem and the temperatures where I live were well in excess of 100 so it was a health issue. Both my wife and I are seniors and we have respiratory problems. I let American Home Shield know all that and I know they just can’t jump to it. The air conditioning repairs in the heat of summer are tough to get technicians. But we had tried to do that on our previous service call and American Home Shield had recommended Northwind. They were excellent and I asked if we could please use them because we appreciated their service but the rep said Northwind was not taking orders. I asked if he could try and he said he could but to go ahead and schedule with a company that is available just in case he's unsuccessful.
I didn't hear back from American Home Shield and I called and called. I left messages that this was important and that I at least needed to make arrangements for my wife and my dog. Also, I wasn't getting a response back from the air conditioning company that they scheduled me with, Jet’s Electrical. I wasn't getting anything done. My wife called Northwind and they said they would come out to take care of it and to cancel the order with American Home Shield if they call to have the other company here and there will be no charge. I called American Home Shield and let them know that. They said they don’t know if they can pay for that and I told them to do their best to get the other company out here or I have it taken care of.
American Home Shield finally got ahold of Jet's because I was unable to talk to anybody. Jet's said they didn't have any record of the order. American Home Shield said Jet's has 48 hours to respond once they get the claim in. Jet's finally called me but by the time they called me, I already had the AC repaired. I called and told American Home Shield I'd like to be reimbursed and they said they would see what management says. They responded no and they quoted the contract boilerplate and that was that.
Also, we had two lights that were out. It wasn't an emergency but I thought I got American Home Shield on the line and I asked if we could make another order for an electrician. They sent an electrician out promptly. He was a nice young man and he fixed the problem in the master bedroom. It was a simple wiring thing. Then I showed him the kitchen and I told him it's probably a ballast. He said he has to call it in and he couldn't fix it. It's about the simplest thing an electrician can do. They usually have ballast in their vehicles but if not, I could go pick one up at any hardware store. He said he couldn't do it without authorization. I called American Home Shield and told them and they refused that. They called it a fixture so it’s not covered.

The dishwasher claim was a horrible experience. When I called American Home Shield to come out, it took forever. They couldn't assign anybody and then the company couldn't come out. It was back and forth. I kept having the call to find out when they were going to come out and who was going to be involved. It was a big hassle from the beginning. When they finally scheduled the time to come out, they had to schedule it a couple of times because they canceled. When they finally made it out to my house, the gentleman that showed up worked on the dishwasher and stated something. It didn’t require a part to be replaced. But during his visit, he broke off the handle to the water spigot that gave water to the dishwasher. He told me he broke it off. But he wasn't going to fix it. But I had to call someone else through Home Shield to come and fix it.
It takes forever to get the part. I kept having to call to find out when it was coming. It was a ridiculous amount of time to get this part. I told American Home Shield that I have been going on without having a dishwasher for months and that they need to replace the dishwasher. But they never responded nor took care of it. Finally, the tech came out with the part. But he didn't fix the spigot. He told me, “I can't fix it. We're not going to fix it. You have to call, pay another $100, and have somebody else come out and fix it,” even though he was the one that broke it. The next day, I went in to run a load, and there was water everywhere in my kitchen. So I called them and told them that the dishwasher was flooding my kitchen and that the tech needs to come back and fix it. But nobody responded.
I ran the dishwasher again, and it didn't flood. So I'm a little bit relieved, but I'm still worried that it's gonna flood at any time again. They still haven't fixed the spigot, so I had to call American Home Shield. They said that I have to pay another $100 to have a plumber come out. The plumber came out, fixed it, and he told me, “Okay, I'm not going to charge you because of the circumstances, and then American Home Shield will take care of it.” He wasn’t gonna charge me. American Home Shield then started telling me that I have to pay the $100 to fix it when their first person was the one that broke it. It was a horrible mess and I hated it. My dishwasher was never fixed. My spigot was fixed, but I was still responsible to pay for it, even though the first company should have paid for it. They tried to send me to Collections for that $100.
After all of that, American Home Shield deleted all of my comments and all of my requests for services. So when I went into their system, all of those that showed that I was having problems were all deleted. Nobody contacted me and tried to resolve it for me. The dishwasher started giving me problems again. It still wasn't cleaning, even though the tech replaced that part. So at that point, I didn't trust them to come out, and I was disgusted with them. They should have replaced the dishwasher. So I canceled American Home Shield and went with another home warranty company.

When the issue with the AC began, I called American Shield. They sent a guy out here and he said I needed a coil for my air conditioner and that he had to get approved. It took seven weeks for them to come back. When the guy came back, he said, "They've been out here five times." I said, "No, sir. No one's ever been back here or called me." I would call them every other day but I never got any results. Finally, they sent the Sears guy out here again and he told me it was nothing that he could do, that I was gonna have to pay for the visit then left. I was so frustrated.
I kept calling and American Home Shield sent Air Ducts. Mr. ** was a very nice, courteous man. He told me what the problem was. The freon had gotten out. He called for approval. First, they were saying I had to pay for it. Why would I have to pay for it when it wasn't done right properly the first place? Mr. ** fixed it and filled it in. Thank the Lord I haven't had any more problems so far. However, I didn't like the idea of talking to 500 different people and explaining myself and they kept telling me that they were going to get someone out here during that time but they didn't. I noticed they wait till the 30 days is almost up, then they'll say they'll cancel me. I had another incident with another company and it was the same thing. The rep told me, "What am I supposed to do? He already got paid for it." The tech was very nasty. I called American Home Shield and I told them not to ever send this man to my house again. I'm 66 years old. I don't need this hassle. If I'm paying for something, I would like some results.

I’ve had AHS for years and I've always been pleased. I use it for my residence and for my investment property. It has worked for our home as well as our renters’ premises. They've always been very responsive. On occasion, we've had some vendors that have been slow to the table. But for the most part, when we need something, it is available. We had a short in our garage and in our bathroom upstairs recently and we couldn't figure out what it was. We had someone come out and assist us. But we had to follow up with them. But we finally got it addressed and it was all right. The technician was knowledgeable and was able to help us.

American Home Shield's service was okay but I talked to one guy that didn't want to help me at all. We were very happy with the one contractor that they wanted to provide for us, and then they couldn't find the provider. I had two tickets on one item, and then they wanted to charge me after the contractor contacted me for the second item. Apparently, Whirlpool only did one contract at a time. I said, "Well, that's not on me, that's on you. And now, you're inconveniencing us because you had me schedule an appointment, to find out that they couldn't schedule both the appointments with the same provider in the same day." One was for a dishwasher, one was for a dryer, and they couldn't service it. The guy couldn't help me, wouldn't do anything to help me, and wasn't accommodating at all.
Then, I called Whirlpool and Whirlpool told me, "All you guys had to do is open two tickets and the same provider can come out and look at the work." Home Shield told me that's inaccurate. They will have to charge me for both. I said, "This is ridiculous." So, it was very frustrating. I spent an hour on the phone with the appliance repair company, who was amazing, and I didn't get to use them.

I had an HVAC issue. My unit had refrigerant in it and when I checked the pressure on my gauges, they seemed to be fine. But it kept freezing up my evaporator coil in the attic. When the technician came, he told me he had to replace the capacitor and he said that the unit looked like it had been tampered with. I told him that I tried to open it up to see what I could figure out to fix it. He said he judged that it had been down from before I got the contract. He told us it could not be repaired 'cause it was old damage. But AHS and the contractor never sent me a report on what the tech actually found. The system is still bad and I just went to purchase my own unit.

It was a clogged pipe. I looked at my policy, because I have extended care insurance on all my appliances which are new. I went down from American Home Shield's full coverage to just having a systems coverage. I looked and it said stoppage was covered. So, I called and spoke to a lovely young woman and said, “Please do whatever you can to expedite this ‘cause I have a dinner party tomorrow night.” She did. And she gave me the phone number of Plumbers, Inc. She said, “You know, maybe you can call them and get in on a cancelation,” which I did. And they had a cancelation. They were out immediately. The guy was very nice and he fixed it immediately. So, it was a very positive experience.
Unfortunately, and I read what they sent me what was covered, but when I called back and I said I have laminate floors, and because of the water, they billowed, and he said, “We don't cover secondary damage.” So, I didn't see anything in what they sent me in terms of coverage saying that they do not cover secondary, but that's what he told me. So, I just hoped he was right. I'm trying to repair it myself by putting three pieces of tile on where it billowed and hoping that if it dries out, it will go back down flat. I would have liked AHS to cover secondary damage, but there were no complaints at all. If they don't cover secondary damage, they need to put that in the contract of coverage.

The part that comes up ad sprays water in the dishwasher broke. The tech fixed that piece and also cleaned out the filters. However, the piece still gets stuck between the tray. I told the tech that it's not going down all the way down like it should when it's done squirting all that water around. I also had him check my dryer out as it was taking three cycles before it would fully dry my clothes. The tech said that the temperature is getting where it needs to be but he couldn't make sense of why after 30 minutes, the dryer would just shut off.
The tech was really good. He informed me about a lot of stuff and talked about preventative stuff too. He was very thorough with what he did as well which I liked because a lot of times, technicians try to speed everything up but then they miss steps. He took his time and cycled the dishwasher to make sure it worked properly. He checked the temperature on it too. Then, he also stayed for a while with the dryer to see what was causing it to shut off. The coil at the back had gotten a bit bent. He shortened that coil that hooks up from the dryer to the wall and cleaned out the dryer part that all the lint goes to. He also thought the vent needed to be cleaned out. So I have a company coming this week to check that out.
I'm very satisfied with American Home Shield. If a repair is done, or if an appliance goes out and it can't be fixed, I have coverage with them. The price is affordable for me, too.

I found two different leaks which I thought were the same thing, but they were two different incidents that happened to break at the same time. One was my shower that was leaking. I can feel the floor soaked. Then there was another bathroom that's over the garage where the water was leaking onto the garage. At that time, I started the claims process with American Home Shield through the computer. Going online, I can do it right away, and then it's all taken care of, as opposed to a lot of times when I call, I get a thing where it's any wait between 20 to 30 minutes, and I had to leave my number for them to call me back. I’d rather do it over the computer where I can just get on it, do it, and then it’s done.
AHS could improve with the personnel that answers the phone. There were some that I had a hard time understanding. As a matter of fact, with this latest issue, I called and they would put me on hold because they said they were going to talk to the company. When they put me on hold, they hung up. So, they didn't call me back. I called back again, so I had to explain myself all over again to the new representative. I went three times. They kept disconnecting me. I don't know if they're not familiar with their phone systems to the point where I just didn't want to do it because they would put me on hold for quite some time and then it would just disconnect. Then, I called again and had to re-explain myself. They put me on hold. I got disconnected. I called again. They put me on hold. Finally, I called the plumbing company directly and they said they were going to talk to American Home Shield.
Another thing I was dissatisfied with was that there was something in my agreement that says I am covered for the plumber to cut through drywall to have access. The plumber did not want to do that. I called American Home Shield and one representative told me, “Yes. You know what? We're going to have someone to go out there to give access to the plumber. But we don't have anyone available right now. Please give us a call by tomorrow. We should have an answer for you as to who’s going to go.” I waited 24 hours. I called back. Then they told me, “Oh, no. We don't cover it.” I was like, “Well, your representative from yesterday just told me to call back today because there was none available. And now you're telling me that you guys are not going to cover it.” It was a headache that I ended up paying out of pocket.

The clothes dryer of the washing machine was not spinning, there was water in the drum, water would just run and wouldn't stop, and I couldn't open the door. Sears came out and sent some parts. Then, the guy came back and fixed the washing machine but that did not completely repair it. They had to address the drum part so they had to order another part and two people came out to put that in. The contractor came out three times in total and they were the best that AHS ever sent out. The other people they sent didn’t know anything and they’d tell you anything. I also had one person who did his work, but his attitude could have been worked on.
Before Sears came out, I was ready to change my warranty provider because Sears is right here and I see that truck around here all the time, but AHS would send somebody here from 30 miles away. If they're coming from too far and they're not going to have the parts in the truck, they're not going to want to come back. I've also had to decline some contractors because of their bad ratings. Aside from that, when I had mold in my refrigerator, they kept sending people out here who were not repairing it. So I had to buy a new one. Then they have that dumb commercial on TV saying that they replace appliances, but nobody ever replaced anything of mine.

Several years ago, we bought a Samsung refrigerator that had the ice maker up on the top where the refrigerator is and the freezer was down below. The ice maker kept freezing over. It would work for a month then it would be frozen until we broke the ice up again. We did a claim and American Home Shield's online claim process was easy to figure out. We had Maughanster Appliance come out. They have been out several times before so we know them already. They replaced the ice maker but that didn't do the fix. This last time they came out, they put in a special kit that was provided by Samsung that was supposed to fix the problem. So far, so good.
American Home Shield is a little bit harder to deal with. For one thing, we pay them a monthly premium. But any time that we want a service contractor to come out, we have to pay again, which is bothersome. Also, we don't get to choose which contractor we want to come out. I don't like that because I like to know who's coming out to our house. They should make it possible for us to actually put in the service contractor that we want to come out to our house at the same time we're putting in the service request. Also, we're always dealing with service centers and it's frustrating sometimes trying to get something done. Overall, American Home Shield is too expensive and there's too much administration.

Our house wasn't staying cool and I was told it may have been a thermostat issue. The guys that came in figured out the problem and they did something. The unit started working and they left. But in two days, the issue happened again and I called the service company. The person I spoke with said he knew the problem and that I had to call Home Shield directly, which I did. The technician came back and realized that there was a short in the computer board that turns on the fan. He could feel the Freon and we could feel everything getting cold. The external fan will come on but the internal was intermittently not coming on when the thermostat was supposed to come on.
I changed the thermostat because I had purchased a new one. I put the old one back on. It worked for a minute and it did it again. The technician said it had to be something else. Technicians came back three days later, tested it, and after finding out it was the board, they ordered that part. The board came in about six days later and the technicians came and put it in. Everything's working.
What they did was great. For that time period that the board was not there, the technician took some wire and had the fan blowing constantly. At least the house was getting airflow and the thermostat was gonna come on and make the refrigerant work when it needed to. The fan would just be continuously going but I could deal with a little higher electric bill for a week because we could sleep at night. Those days, it was at 90 and 100 degrees. I was very pleased that the technicians found a solution while we waited. They walked me through things and told me exactly what they were doing.
One of the benefits of having a home warranty is they have an outlet of certified people that they trust to do the work. Sometimes having a deductible can be somewhat of a pain. But having a deductible and only having to pay that versus $500, $600, $700, or $1,200 at any given time or a couple of times a year can put a strain on you.

A tech came out for the electrical box out there in the garage. One of breakers kept going off. He checked it and went around the house to see what could be making it go off. He couldn't find anything. I asked him to check the ceiling fan. I said, "I had a light bulb that's stuck in there in the thing when I got it out." I had a hard time getting it out. He said, "We don't do ceiling fans. I'll fix it, but you have to pay extra for it." My ceiling fans are under the warranty. I thought the light kits was a part of it. He got the piece that I left up there. That piece was what was tripping. I haven't had any problems with my lights cutting off.
There was a guy that came prior to this tech. He was just trying to make money telling me the fix was gonna be $800 or $900. He got to rewire the house and I sent him away from here. He went back to American Home Shield and told them it gonna be $1,500 for him to fix my breaker. I asked American Home Shield not to send him back out here because this just started and my box is fairly new. They told me they would not send him back out here but they did. I didn't want him back because I didn't trust him. I knew that he was lying. I sent him away from here.
I called American Home Shield and I said, "I asked you all not to send that same man back out here because he doesn't know what he doing. All he did was go up there and bounce like he had needed to use the bathroom. He was very unprofessional." I've been with American Home Shield for years and I've never had anybody like him before. I hope he never comes back here.
Also, I'm still having a problem with my air conditioner. Techs never came back to fix it from last year. I pay $75 every time they come out here. I can have the air conditioner on. It gets hot in here. I was sent some young man and he just came here and put an old cheap thermostat. Ever since then, I have had nothing but problems. I was so upset with him because my husband paid a lot of money for that good thermostat that he took out. Also, the fee has gone up to $88. I didn't know that until yesterday when I had a service call.

The AC wasn’t draining and wasn't coming on. I called them American Home Shield and at first the contractor gave me Bryan but I couldn’t get in touch with him. I called him but he never came out. I called American Home Shield and they said they would send an email. They emailed him twice but he still didn’t come out here. I’ve been protected with AHS for eight years now and they always did a good job. But this time, they would get nobody on my claim. I even tried to call the corporate office to talk to somebody about it and they wouldn't do anything. Then they told me after the first guy didn’t come out that they didn’t have anybody but they were trying to find somebody. In the end, a guy from another company came out and fixed the issue in about 30 minutes. He was super. He was very courteous and he knew what he was doing. Apparently, the unit blew a fuse in the thermostat. Everything is good now.

The thing that makes my microwave spin to get hot was broken. AHS replaced my whole microwave and let me choose whichever microwave I wanted. I have a huge list and they would give me a gift card at Lowe's Home Depot. It was awesome and the process was really quick. The techs they sent out were easy to work with and in the end, having the warranty saved me 1,000s of dollars.
AHS also sent someone out for my AC but I didn't feel like they really knew exactly what they were doing. They said I needed a new compressor and it was going to cost American Home Shield a fortune. And the copay for me was going to be way higher because the unit uses an old type of coolant that the EPA doesn’t really want to work with anymore. So, they had a little issue with buying it and disposing of it. It was going to cost $2,700 out of pocket and the techs were going to charge Home Shield $6,000. I thought they could have gotten a whole new AC unit for that much and saved us both money, and I would have a better more efficient use in it.
So, I called Home Shield to tell them that the deal was wrong and I wanted I second opinion. They agreed and didn't even hesitate. They got a new person here within 24 hours to review it and didn’t charge me a new deductible to send out a second opinion. When the second opinion techs came out, they said the unit did not even need a new compressor, or if it would have, they were going to see if they could just help me get a new unit because it would be less money. It was a completely different thing and they just fixed it. American Home Shield also didn’t charge me anything extra and they were really cool about it.

Our fridge malfunctioned THREE MONTHS ago, everything melted and food went bad. American Home Shield keep sending different company to fix the fridge temporarily (took at least a week for repair company to come inspect, we waited another weeks for parts and they changed small parts, problems still existed, another company came and cleaned the condenser, fridges worked for a day, still malfunction, multiple rounds of these) but despite the wait for THREE MONTHS without a functioning fridge, the fridge is still not working, and AHS asked us for more patience.
We pay insurance to AHS every month to be in the position to live with a malfunction fridge for the entire summer and AHS said they do not have a time limit to fix the fridge, and all we have to do is to continuously wait for different technicians to inspect/order parts to try out. Please reconsider if this is ok with you before you buy insurance. Would it be ok for you to wait for MORE THAN THREE MONTHS to fix a fridge????

I had no air conditioning. The blower stopped working. Unfortunately, it was on a holiday weekend. The techs had to look at it to assess what was wrong. They told me that the fan motor had completely come apart from the rest of the unit. So, we had to order one. However, there was a delay because American Home Shield had to decide whether they were going to honor the claim and the tech told them that the unit could not be repaired because it had come apart. After that, there was also a delay in getting the part in. They shipped it within 30 miles of my house and the tech just told them, “I’ll just come and get it. Don’t ship it.” He went up there to get it but they shipped it again, 30 miles. It took a week for it to come 30 miles. It was a very bad experience. But the AC works very well now.

American Home Shield is usually quick. Any delays that we've had have been due to unavailable repairmen. They were able to schedule me something sooner but I got a little upset that I had to complain they didn't give me the sooner date originally. Other than that, the repairmen that they've been sending out have been very helpful. I appreciated all of them that have come out. But everything that I've had to come out to get repaired or the reason for my calls have not really been covered. The repairman just tried to do at least something to make it worth the initial fee and to make it worth that type of thing. I appreciate having the convenience of repair people but I'm new to AHS. We barely bought our home earlier this year so I don't have too many experiences with them. But what I do have, it's unclear of what exactly might be covered. When the repairman come over, they explain what is not covered but it's not until they come out.

Having a home warranty gives us peace of mind, especially since we just bought our house. When you're spending a lot of money for a house, you don't want to move in and have something go wrong. A home warranty helps. We had a situation on July 4th where our AC went out. The process is pretty streamlined. You go online and you submit a claim. Since it was hot, getting an AC tech took a while. I didn't like that. American Home Shield then tried to deny the claim so it was a month-long battle. I was a little upset about that.
The first AC guy that came out knew what was happening. He said the condenser was done. There was a sprinkler in front of the condenser and it was sprinkling away from the condenser. I was then told, “You're low on Freon so there's a leak in the condenser somewhere. You got full coverage. Everything looks good.” The guy called his boss and his boss was denying the claim. I have unlimited Freon for when there are leaks. I asked if he could put some Freon and I was told I would have to pay for it. That was not cool. I called and complained. My local rep, Pam, was great and she said to get a second opinion.
The first opinion was Friday, going into 4th of July. I was able to get the tech out there Saturday. The second tech that came said he was just there for a second opinion and can't do anything for me that day. He said the first service company would have to do the work. It took a whole other week to get the feedback from that tech. By this time Pam escalated the situation and I got some guy named Derek. He didn't do anything. He was there to take care of the problem but he was sitting on his hands. He said to call anytime but didn't answer the phone nor call me back. I'm like, "What's the holdup? Let's get it replaced.” The two techs said the condenser needed to be replaced but their bosses say differently.
I told the tech that if he could fix it, fix it. But the second tech said, “No. Can we fix it? I'm sure we could, but it will only just spring another leak. You really need a new condenser.” After almost two weeks, we were told they will change the condenser. The part that I don't like is they have these modification fees to bring things up to code. American Home Shield has $200 if you need to do an upgrade or pull a permit. I have $250 of credit that I shouldn't have to pay, but the AC company said, “It's $600 to connect the electrical, $600 to connect the pipe for the Freon, and $150 For the permit.” It ended up being 2,200 bucks. A TXV valve would be another $600.
I can buy the condenser by myself for 3,000 bucks and have somebody put it in. My electrician would not charge me that much to come out and connect the electrical for the condenser. That takes five minutes. But the piping to connect the Freon was a little more involved. I'll pay for that. As for the TXV valve, they didn't even do anything with that the first time around. They charged me for something I didn't get. I paid it because I have a four-and-a-half-year-old here and a 90-year-old grandmother living with me. We needed to get the AC back going. They got the condenser installed. It worked for about a week and it went down again.
The techs took their sweet time and said they had other jobs. Derek, the escalation manager, was doing nothing. I finally had to threaten them. I also had to call Pam again. I copied her on the email and she understood the gravity of the situation. She called whoever the contract relations person was. We got them to come out and they actually went and there was a TXV valve already installed. That was taken out and something else called a piston was put in. Since then, the unit has been running fine. The whole thing took about a month.
My rep Pam got me $150 back on the permit. I have a $250 credit that comes with the warranty for permits. They charged me $450 so I have a credit with American Home Shield. The AC company was charging me another 250. I said, “They haven't pulled the permit so give me back my money.” They pulled the permit and the inspector came and took care of that quickly. It's costs $100 for an E-permit. Derek didn't smell like he took time out of his day to go down to the city to pull the permit. Everything's online. This is excessive. It was the same thing with electrical. I can call my electrician for the house call and he'll charge me 200 bucks but not $600.
Overall, it's still a good deal. It was under $2,000 for a new condenser that cost 3500 plus installation. It was just knowing that I was being taken advantage of and that was upsetting. Despite that experience, I will be renewing with American Home Shield as there are other things. Now, they say that the new plan has $1,500 for these “modifications and upgrades.”

I’ve had AHS in two homes. I got my first one in 2019, and then I have one at my current home. I loved it in Texas. The service there was outstanding. In Nevada, it’s a little bit different. I had problems with my air conditioner in both locations. In Texas, they came out and looked at it. My air conditioner was tripping the breaker. The techs started swapping parts. They came out on two occasions. Once they swapped the condenser and the motor, everything was resolved. No problems with them out there. It was great.
Fast forward a couple of years, I’m in Nevada now, having the same exact issue. I had the tech come out. He looked at the unit. “Looks like that motor was probably not original. That could be the problem. I don’t see the breaker trip, so I can’t really verify that.” I said, “I’m an electrician. I know the breaker tripped. I’m paying you guys to come to do this.” He said, “All right, next time, either leave the breaker tripped or take a picture of it.” I said, "I’m not doing that. I need to reset it. The house gets hot. I live in Vegas.” So, I sent him a picture. He said, “Okay, I see that. We’ll come back out.”
They came back out, went over the same thing, did not really find anything more. I talked to a supervisor. On the third visit, they replaced something. He tried some off-method type thing. Seemed to have worked, but tripped one more time. So, they sent out a secondary contractor. They did the same thing that everybody else did, just looked at it. There were a lot of steps involved. It was an entirely different level of service. All the subcontractors are professionals, I have no issues with any of them. They explained that the AHS procedures were a lot different and that they would get in trouble if they start replacing parts. Or they could get dropped as a vendor from AHS if it’s costing too much on a service call.
But having AHS is having peace of mind if you have something major that goes out, knowing that somebody is gonna show up. The rates are gonna be cheaper, as well, to get a service call than if I call somebody. The turnaround time is also quicker. Usually within 48 hours, somebody gets assigned to you. Overall, it's good.

My air conditioning unit went out twice this summer and I had American Home Shield send somebody out both times. They had somebody out fairly quickly. Unfortunately, I had to wait a little while for the party to come in for the second time because they had to order a part. That aside, the technicians were knowledgeable and they got the job done. I was a little bit miffed whenever they had to drain the Freon from my current system and they vented it directly into the closet where my furnace is at. The entire closet is coated in oil now. They didn't clean up anything and just stuck a tarp in there and hoped for the best. Working on an air conditioning unit in a house that's sitting at 97 degrees Fahrenheit is pretty bum so I can't really blame them for wanting to get out.
My experience with American Home Shield has been good so far. I like that I can report something in the middle of the night. That's been particularly helpful because I am usually awake at nights. Cool Factory came out for the air conditioner that completely quit working. They diagnosed it as a bad capacitor and based on that, they replaced the capacitor. The next day, it rained. And then the next day, it was clear. I was outside and heard the familiar sound of the compressor running but not the fan. So, I went over and looked at it, and then the fan that cools the compressor was not running. So while I was watching it, the fan kicked on and started running. Cool Factory happened to call me to see if everything was working right and I mentioned to them that strangely enough the compressor was humming but the fan wasn't working. While I was staring at it, it popped on and it made a big jolt sound.
They said, “Okay. When the capacitor went out, it obviously damaged the circuits in the fan, too, so the fan would probably have to be checked.” So, they sent a technician out who checked the fan and said, “Yep, the circuit’s bad and we have to order a new fan.” They came out, replaced the fan, and everything's been great.

But then the problem with Millennial happened because they actually got drywall down in the drainage. They got drywall inside and the condensation that was dripping off wasn't draining from the pan so it backed up and we had rain again.

She called me and told me how many days the part was gonna take to be here. It came and the person came. In less than half hour, the job was done. They did a very good job. I've been with American Home Shield since 2014. I keep trying to tell my son to get American Home Shield. It takes a little bit to get ahold of them, but they do do the job.
Last year, I went up to their premium account. Every time I called in my bill, they would tell me I have two home warranties. Every month, they tell me they're gonna take care of it but they never do. Also, American Home Shield doesn't have enough contractors especially plumbers. A plumbing company had the nerve to tell me, "We can't get to you till the end of the week," which was the following week. I got pissed. I needed to take a shower. One of the things that I had them come out on was my dishwasher. There were mouse droppings up underneath the dishwasher. After the techs came in three times and worked on the dishwasher, they finally said, “It's too old. You just need to replace it and get a new one, and it's probably because of mice so it's not going to be covered.” I also had a pipe burst under the slab and they paid for the part to get my house completely replumbed.

Recently, I did a claim online, and it was easy. The website is very intuitive. The tech who came did a good job too. He was professional, and he did the step-by-step diagnostic. He looked at the circuit if there was an issue with it, then he came in to see the inside system because he couldn't find anything wrong outside. He realized that there was a safety trip switch we tripped off, then he explained a few steps I needed to do. Because I had a heat pump. So, there’s a drainage, and that needs to be cleaned and make sure it doesn’t get stuck. It trips as a safety. After he told me those things, he was done and gone.
American Home Shield has some good vendors who do active work, but I also had very different experiences in the two cases. Family Heating & Cooling did the recent service and they were a good vendor, unlike Horizon. I had a bad experience with them. The service went very well, but the system was leaking, and they charged a lot of money for the refrigerant. I understand this system. If the refrigerant leaks, you also see the lubricant come out, and I totally forgot about the leak when the guy asked me, “Do you want me to charge?” He showed me the pressure and all they did. They didn’t stay for more than one day, and I paid about them $1,200.
