There was a problem with the seals around the toilet and the repair people were out there a couple of days later. They were nice but they left the bolt that holds the toilet down sticking up a little bit. I’ve never seen it like that. But the toilet works wonderful. It's fine and I’m happy. American Home Shield is 100% good. The only problem I had was with my refrigerator. My refrigerator is garbage. It’s over 12 years old and the guy came out and said that it was some kind of switch. Also, it leaks to the bottom and he said that kind of refrigerators just leak. I don’t have any of the vegetable coolers and I just have two racks in that fridge. He wanted to replace a switch and it was gonna cost $300 and I said no because I knew it was gonna clonk out. And it did. The temperature goes up and down. It was just the fridge at first, but everything in my freezer, too, went.
American Home Shield wouldn’t replace it, because the guy said it needed a valve. He’s the expert but I wouldn’t see putting $300 into that piece of junk. So I argued with AHS and the guy said something about if the people say that it’s not worth fixing, they would give whatever it would cost to fix it, and then I would take that and go get a new fridge. When the people from the refrigerator called AHS, he said that was not the way it goes. They were gonna fix the fridge. I called him back and told him he was not gonna fix this fridge because that will take the $300 away if something else goes wrong. And this fridge was gonna clonk out anyway because it was old. We argued about it and then, I just finally told them I didn’t want it fixed. I will find a way to get my own by myself. And we left it at that. Nobody has called me back since for that.

American Home Shield has been good most of the time. I had one incident that I was displeased about, but I've called them on several other occasions and I've not had any incidents. I recently had an issue with my dishwasher. The contractor had to order a part. That was the first time it took as long as it took. I had to wait two and a half weeks for it to be resolved. I called them twice on an issue that I had with my garage door opener. The contractor did something. A month later, I had what I thought was the same issue. I called them again. I paid the fee for them to come out. They said, "We don't take care of that part." I was unhappy about that because it seemed like if they had told me that when they had come before, I could have at least saved the $125 for them to come back out to tell me they don't do something.
When you call for service, it's 24 hours that someone gets in contact with you. But sometimes they say they can't come. With the dishwasher, they told me they could come between 3:00 and 5:00 the next day. I told them, "I have a doctor's appointment tomorrow between 3:00 and 5:00. Can you come earlier than that?" They said, "No. If you can't take that, we can't come for till Friday." I said, "I'm gonna call American Home Shield. I'll just get someone else to come because if that's the only time you're going to give me, I'm not available and I have to wait for five more days. That doesn't work for me." Then conveniently, they were able to come earlier that same day. That is bothersome to me.

So far, I like AHS. They always get back in a timely fashion when you call in for work orders. Recently, the ice in my freezer was stuck. But then we had the guy work on the washing machine to stop a leak and he fixed that. He kept me informed when the product is going to be here and when he's gonna come back. He was very professional.

Two years ago, I told American Home Shield that my AC is not getting cold and that there was something really wrong. They sent a servicer who did the repair. The techs changed the Freon and a cable and I paid a lot of money. This year, the issue happened again. Because of that experience with American Home Shield, I had a company also check the unit for maintenance and see what was wrong. They also switched the Freon and the tech said if it happens again, the air conditioner needed to be changed because it's really old and there's nothing that can be done.
I called AHS and they sent a servicer. The tech said that the unit is really old and it needed to be switched. He said he would talk to American Home Shield. Lo and behold AHS comes back to me by email and said that the problem is not from natural wear and tear so they won't cover it. AHS just does not want to honor the contract, plain and simple.
Also, they have always sent bad companies. The guy they sent for the AC two years ago was very rude and he started dismantling my dishwasher. I said, "What are you doing?" He said, "Oh, I'm here to service." I'm like, "The problem is not the dishwasher. It's the air conditioning." He said, "I'm sorry" and he put it back. But then, the dishwasher started leaking. He pretended that it was not leaking and goes to my air conditioning and did the test. In half an hour, he was done. They charged me almost $1,000 for a little wire and Freon.
On another service for a leaking water heater, AHS sent a servicer who was quoting me $2,000 for water tubes on the ground that needed to be changed. So, I asked, "What does that have to do with a little drip on the reservoir?" They're taking advantage of consumers. Anybody with the money would have just said, "Okay, fine. I'll shell out $2,000. Come do it." I was so sick of American Home Shield and the servicer that I got a third party from Yelp with good reviews. That tech charged me $150 for everything and changed the reservoir. He told me that the company AHS sent was just trying to take my money. There wasn't anything wrong with the tubes. I didn't even call back American Home Shield 'cause I was just so pissed. They are awful and it was a really bad experience all around.
I apologize for the inconvenience we've caused. My name is Stacy and I will contact you about your ongoing concerns.

I called American Home Shield for a rekey service and their rep was wonderful. She got me hooked up with the key company and I was able to book an appointment right away. The only thing with American Home Shield is there were some instances where I needed to get stuff done and certain things were not covered.

It’s hit and miss with American Home Shield. I understand that they’re in business to make money. But sometimes it seems they try to find reasons not to cover items. For example, my dishwasher doesn't clean dishes properly. Some days, it works. Some days, it doesn’t. If the technician is there, it runs properly. When they press the button, they say there's no mechanical defect. I got to put up with it until it truly doesn't run. If I wasn't paying what I pay each month, I would have just replaced the dishwasher on my own. If I have an electrician come, they’ll fix some items but not the others. Again, I chalk it up as a loss. Most of the contractors that have come have been good. However, sometimes, the customer service reps are very difficult to understand. Even explaining things that seem rational and straightforward, the workers don't always seem to understand that. That could be annoying.

Updated on 10/05/2022: We have been without air conditioning in our top floor for over 3 weeks at this point. They ‘say’ it is approved but our service provider says different. We have been unable to get answers that is needed. Also with their lack of approval our unit has leaked all of its Freon requiring us to spend an additional $700+ because our contract only pays for a $10 per pound. (If you use them check your contract.) Freon is approximately $125 per pound. Is it common for a warranty company to be so slow in approval?
Original Review: Our upstairs air unit became inoperable. After calling their number several times and speaking with representatives who were unable to transfer you to someone who could answer, they only gave platitudes. We were told numerous times our problem was in the authorization department and would be expedited. That was two weeks ago. The last customer representative informed me she was in Columbia South America and could not transfer me. It is 98 degrees and my upstairs in uninhabitable and no one could give me information. The contractor that was sent to our home on the first service call did give us a couple of days of air but we were required to pay $300 for Freon. We can have him return again but we would be required to pay another large amount while we wait on "authorization". At this point their timely manner is a falsehood.

American Home Shield is great. However, I'm not too pleased with the last contractor who brought in the washer. I called Home Shield and they gave me a number to call. I called and told the contractor my problem. This was on a Monday. The rep said, "Well, we'll not get it there till Friday." I said that that was a long two weeks. Then she said, "That's the only way we can do it." And she said I could speak to her manager. I told the manager the rep was very rude on the phone. The manager told me and explained this to me and said the contractor only goes to my area two days a week and the next available one is Friday. So, I'm still waiting for my washer.
But with AHS, I'm very, very satisfied with them. They return your calls and they do what they promise to do. They take care of everything you ask for, so I'm really pleased with them. I even told my friends and one of my friend joined two weeks ago.

I had a claim to American Home Shield on the garage door. It worked out okay. The guy came, and he did show me what to do and the button to do the garage door. After he left, he let me know that I would have to convert the hardwired garage door to a plug-in garage door for them to work on it. At least he gave me enough knowledge that after he left, I found out that it had tripped a breaker. Once I knew where the actual push button to open the garage door was, I could get the breaker set, and then my garage door works fine.

I hate that everything's completely automated these days. So, I had to call American Home Shield and tell them what the problem was. I wasn't supposed to be charged because it was within 30 days. Otherwise, it was fine.

Everything that has broken in my house has been replaced or fixed. No problems. No questions asked. If it breaks it, it gets fixed. You have it. You're not in a hurry to try to gather up thousands of dollars to hurry up and buy something. If you're paying that premium every month and you only have to pay $100 for a repair, I don't care if you pay thousands of dollars down the line. It's worth it because you're not worried about it. That's off your chest. So, if my washer goes today, I can call them and say, "Hey, this is what's going on," and they will send a tech out to try to fix it for a $100, compared to me trying to hurry up and find $800, $900.
I've had my dishwasher break, and my refrigerator twice. And I had my hot water tank a couple of months ago. It led out and the basement flooded. The contractors said that because of Corona, it would take a week to install. But I have my parents that live here. They're older and they need hot water. So, they brought it the next day for me. It was amazing. I was very appreciative over it.

American Home Shield sucks. They raise my rates 10% a year. I recently filed a claim for a pool pump. They fixed the bad bearing in the motor, but they refused to fix the plumbing. They said it wasn't due to normal wear and tear. This is the second time with pool equipment that they've refused a portion of the service. Once was on my pop-up system, which is part of the plumbing, and now, another plumbing, although they say they cover all the plumbing. They needed approval for a hot water tank because they could not repair what we had any longer, and they said that the approval would come fairly quickly. So, everything should be covered for free, except a visit fee, which is $75. But they charged me $235 most after that. When that Grade Plumbing guy came, they had the bill for $235 through AHS. I don't know why should I have to pay that. Even the guys who did my thing were also surprised. I like the idea of security that if I have a problem, I can get it fixed. But I feel I got ripped off. My air conditioning died one afternoon, and I called American Home Shield. It worked fine on the morning of before I called around Friday 11 o’clock. When I started checking it out, I realized it wasn't working at all, and I called. I called midday on a Friday before the holiday weekend. I'm in Las Vegas. Not only is it hot, but I was sick. The rep said, “We won't be able to get anybody until next week.” I said, "I don't know where you're at, but we are under an excessive heat warning. And I'm sick. And I really, really need this fixed.” She went away, left me on hold. A few minutes later, she came back and said they would be out in the morning between 8:00 and 10:00. I was thrilled and I said, "Thank you." And they did, they got there bright and early, around a little after 8:00. And they went out and checked the unit. Was out for a very short time and came back.
When the person came back to the door, now there were two people instead of one. They said, “Your unit has leaked all of its Freon out.” What they said was 10 pounds to fill it, and that's not covered by the warranty. It was $114 per pound. So, the bill was over $1,000. They filled it, I paid the bill and they went on their way. I was happy that they came out right away and were there early. But I was strangled by the idea of having to pay $1,000 when I have this home warranty that I pay for every month. But that was that. I was happy the air conditioning is working.
Here's where my unhappy part comes in. I have had three people tell me that I couldn't possibly need 10 pounds. These units hold three to five pounds. These people that I've talked to were professionals in another town, or retired or, lay people of some sort. I spent over $1,000. And now, I've got several people telling me that that should have never happened.
I have a second story that I'm unhappy about this past week. That air conditioning happened over the holiday weekend of September. And a week or so after that, the door on my dishwasher broke in that instead of moving down slowly, it slams down heavily, crashes to the floor. So, some piece that holds the spring broke. I called AHS. They sent out a guy. The guy came out and spent 5 or 10 minutes. And he told me that the piece that needed to be replaced on the door was inside the hole. And he has to remove the dishwasher to be able to fix it. But he couldn't get the dishwasher out of the hole. So, AHS called me and said, “Getting somebody to pull that out isn't covered. So you've either got to pull it out yourself, or you've got to pay somebody to come remove it, and then we'll come back and fix it." My price also went up, right at a good substantial amount for my new year starting October. So at the moment, I'm not happy with them.

I've been having the same problem since I moved to the house. There was no hot water heater since August 8th. We had an inspection in July and it was good but when we moved, there was no water pressure. I had the guy named Steve from Home Inspection Shield and he said he didn't wanna do the job. You have to get into the ground because the ball valve and the water valve were not working. That was why we didn't get any pressure. He would have to break the cement in the ground and he didn’t wanna do it.
I called Roto-Rooter and the guy that came did the whole thing. He got in the ground and put new stuff in there. We then had water but it was cold. I had to pay out of pocket $1,500 for the Toto-Rooter guy to do that job. I asked Home Shield if they could call someone else. I was told that Steve was the only one that works out of my area. But that's not true because they later called Adrian. Adrian come out three times. He was very good and we like him. He could clearly see that we didn't have any hot water and he was reporting everything that he saw. Home Shield didn't wanna give us a hot water heater that’s 1,600 and something dollars. They were going by policies and procedures.
Home Shield had Adrian keep coming out. He had to order different parts that we needed for the hot water to work. He would get something and see if that worked. When that didn't work, Home Shield would have him try something else and order another part. It was a bunch of drama. We just got hot water this past Monday. I'm debating if I wanna keep Home Shield.

Water splashed out of the main hot water box. It just poured out. The contractor was polite and they told me that the inside of the tank is broken. But nothing is working. It's weird that a company called me at six o'clock in the morning and asked me how I was doing. No work has been done. And I'm hoping the claim is still there. I was told four days ago that somebody would call me in two weeks to let me know about my claim, then they're gonna order it and then, they'll schedule it. I’ve had no hot water for three weeks now because the tank’s no good and the repair guy shut the water down. The tank has to come out and the new tank has to be put in. It’s been taking a long time.
For whatever the situation, the experience has been pleasant and I have no problem with American Home Shield. They are easy to talk to and get back to. It's the plumber I'm having a little difficulty with because they came, they left and now they're back and they're replacing the whole tank. I shouldn't be out of water for three weeks.

I had an issue with a solenoid switch on the compressor on the refrigerator freezer. I reached out to American Home Shield by phone and they were fantastic. A tech came and I watched him do the repair. I've had good service with American Home Shield and I've been with them for many years. They replaced my air conditioner.
There was only one time that I had a problem with the home warranty. It was one of their contractors up in O'Fallon, Illinois. I had a sump pump plugged up and it flooded my basement. The sump pump froze up because of dirt in the pump. The guy that came out told American Home Shield it was my fault dirt got into the sump pump. But it had to do with the way the house is built where there's a drain line at the base around the place where the water goes into the sump from the rain outside. I had a lower basement entrance and then steps to go up out of the basement. I ended up having to pay 500 and some dollars for a new sump pump. I filed a claim and explained to American Home Shield how the house is built. They never came back to me about that.

My compressor went out and AHS sent Heat & Cool Care. They cleaned the compressor, made some repairs, which seemed to fix things. But 36 hours later, went out again. But, the guys that came out were wonderful. They explained everything. They talked to me about the capacitor and things I didn't even know about. When they came back out, they did some other adjustments and it still continued to be a problem. The part of the unit that's in the house, where the furnace is, the water pump was not working. I had a water leak that was occurring. But they got it up and running again. We bypassed using the water pump and I had a bucket that the water would go into until they could see if they could find a compatible pump.
But then my compressor went out again. It was on its last legs. I said, "Is this repairable?" The tech said, "No. Really, it needs to be replaced." He showed me the date of installation on my original setup and it was 1988. So it had lived a good life. The decision was made to replace it because this was just going to keep happening. The temperatures are 105 here and no air conditioning. They installed my air conditioning and heater, 'cause it's all one unit and a new compressor. They took care of all of that. They've exceeded my expectations. I'm more than pleased with the work that they've done.

Dealing with AHS has been rough and submitting a request was kludgy. When the contractor never showed up, I took care of the issue in a different way. I was supposed to get a refund on that and that took months. So, it locked me out of my contract that I'm paying for every month when I didn't have any access to anything. That's ridiculous and that thing needs to happen faster.
When I contacted the office, the gal who manages the contractor side immediately said to do a refund because they couldn't do the job. But I had to call and bug people about my refund. AHS said they were waiting for the contractor but I told them that they weren't because the contractor already told me that they didn't. Besides that, I don't mind other minor things. Depending on where you live, things could be a little off and AHS could also do more on their website. But the last experience I had was wonderful and the contractor who was contacted was very professional and straightforward.

The refrigerator started leaking. I called American Home Shield. ADA Repair looked at it. They said they had to order a compressor. It took a week before they came back. They put in the compressor and replaced that. But it still didn't seem right to me. So, I had to call them back out. They said, “What seems to be the problem?” I said, “It's not making ice. I'm not sure what the problem is.” I said it was making ice before. He said he had to blow out the line. So, he used some little pin that I found and he cleaned out the line and made sure all the settings were right and he was on his way. It seems a little colder than I normally run it, especially the refrigerator. But everything's working fine.
However, I've had some bad experiences with AHS as well. The one before this was not a good experience. It was a refrigerator issue also and it had a leak. It had something broken on the door. It was with the house that my son lives in with his wife. So, we called them but the techs couldn't come out for three days. In the process, their food would have just all gone bad. I didn't have room for their food in my house. So, I went to Lowe's and I had to buy a new refrigerator. When the techs came out, they said, “We can't fix this ‘cause it's in the garage.” So, they went on their way and I was out 75 bucks and it still wasn’t fixed. I was also out another 2,000 for a new refrigerator. As a result of that, I did away with American Home Shield for that house.

I have been an American Home Shield (AHS) customer since December 2008. I have had to call them three (3) times to fix a problem covered under my contract. However, although AHS lists items as covered, it is limited to the point they cannot cover the costs of any repairs you may need in your home. My toilet needed to be replaced in July 2018 (10.5 years of paying monthly to AHS). At first, I was denied as they deemed the problem "the bolts were too tight, and they do not cover this." I fought it; as I have mentioned, I've been an honest paying customer for over 11 years. After several back-and-forth conversations with AHS, they agreed to replace the toilet with a much smaller, cheaper model. I wasn't asking for an expensive model but an ADA-compliant that I had in my home. Eventually, I did get a comparable toilet a month later. Paid my $75 deductible.
My second call to AHS was in March 2021 (13.25 years of paying monthly to AHS) my refrigerator went out. It took them two days to get a technician in here. The technician said he couldn't service it because moving it from the wall was his job. I had to inform him that it was his job because 1) I was not informed that I had to move my refrigerator, and 2) I wasn't strong enough to move it. Then, I had to break the news that he would have to remove the doors to move the refrigerator because of where the oven was. There again, I was informed that wasn't his job.
Again, I had to tell him that these are all duties of a refrigerator technician and I'll be glad to call his company to send another technician who can perform these duties. He took off the doors and rolled the refrigerator out, only to tell me that I needed a new compressor that would take at least 3-weeks to arrive. I denied the service to replace my compressor, paid my $75 deductible, and bought a refurbished refrigerator.
My water heater started leaking on Thursday, September 2, 2021, before Labor Day. I called AHS and let them know the situation's urgency as I am on the 4th floor of a condo, and they sent a technician out the next day. This plumber said that he minimized the leak and that I should put a towel in the drain pan because he wouldn't be able to get here with a water heater until Tuesday (because Monday was Labor Day).
So, I spent the weekend changing towels on my water heater. Tuesday comes, and he cannot get the water heater until the next day, Wednesday. Wednesday comes, and who shows up with a water heater twice the size of my existing water heater? Yes, AHS plumber. Of course, he needs to return this water heater and get the correct size water heater. I get a call on Thursday that he can't get the correct size water heater until next week. Wednesday, September 15th, the plumber arrives, again, with not the right size water heater.
My choices: he can remove a portion of my wall or order a water heater, which will take three weeks. I called the AHS representative that I had her personal cell number - only to be berated by her that "AHS doesn't cover access -- if you do not provide access, that is on you," and she hung up on me. So I allowed this plumber to remove a partial wall, cut a huge hole in the wall behind the water heater, and he shoved it in. But he knows a guy who can fix my wall.
I contacted AHS to let them know that this is unacceptable. The cost to repair my wall was going to cost over $700. They sent me a check for $150. I do not want to go over the situation with the wall correction -- that was not on AHS but on me for allowing this plumber's recommendation to fix it. However, he couldn't fix the huge hole behind the water heater without removing it. So, that is still there.
After all this, I looked up the companies that AHS sent to my home. On the BBS website, all are rated F. It is 2022, and I have tried MULTIPLE calls to AHS to cancel my contract. To no avail, I cannot get through to the AHS department where you can cancel. I cannot log into my account and cancel because I need to talk to a customer service representative. Now, I have reached out to BofA to cancel my card because AHS keeps charging me $52.99 monthly. I'm done dealing with AHS. They have not been helpful or friendly.
I am fearful that they will either override my MasterCard and keep charging on my new card number or that they will send me to collections on a service I've tried to cancel numerous times. BEWARE! I recommend you save your hard-earned money for repairs you may need in your home. This company abuses its authority.

As a realtor I have dealt with many different home warranty companies. Very few are worth the cost as they are very difficult to deal with. American Home Shield takes the cake. They sent out repairman to my property for a plumbing leak multiple times over the course of a year and a half. I finally had to hire a master plumber myself who determined that there was a hole in a pipe which they never caught. The master plumber caught it within five minutes of being in the house. In addition, they refuse to reimburse me for the cost of the master plumber.
They still have not reimbursed me for the secondary damage caused to our drywall. It has been going on almost 2 years dealing with them. They are refusing to answer emails now. Be prepared if you get on the phone with them with any sort of issue or even sometimes to schedule a service call you could end up being on the phone for 40 minutes to an hour plus. They just took out the little drainage and cleaned it and said, “Well, every time you take a shower, whatever, bath, just clean it out.” They didn't snake the drain to begin with. Also with my other shower, the cold water wasn't coming on and it was just hot water. They said, “We have to go to the attic and check that out to see the connections and all of that,” but they never did any of that. They wanted to charge me more and they never got back with me. My only experience with American Home Shield has not been good. I called up and told them that my garbage disposal wasn't working. They said, “We can send someone out there in a couple of days.” My son met them out there. And the technician that came out was a plumber. He checked it out. And he said he tried his best, but that there was a nail stuck in it and it could not be repaired, and it had to be replaced. And he said, “I don't think it'll be covered.” Two days later, I got an email stating that it isn't covered, and that if I wanted to go forward, it would be $275. I thought about it. But I couldn't afford it.
A couple of days later, my son went back to the house, and he started messing around with it. He pulled the nail out within 15 minutes. The reason I'm upset is because I was told that it could not be repaired. I was told that it had to be replaced. And in the beginning, a nail was in it, and he couldn't do anything about it. My son is not a plumber. He's not handy at anything. He just took his time, wiggled it around, he got it out.
I called AHS and I told them that I would like them to give me back my $85. They charged me 85 because that's my deductible. And they proceeded to tell me, “Let's see. We'll look into it.” And the young man that I was talking to on the phone came back and said, “Oh, no. That's our policy.” I said, “Okay. At least you could give me credit for that $85 in the future if something else comes around. I still have another 10 months on this policy.” “I'm sorry, and we won't be able to do that.” So, I'm not happy. I gave them a second change and they didn't grab on to it.

Recently, the washing machine was not spinning. I put the request in on one day, and the initial service provider that AHS assigned to me couldn’t get out for a couple of days. It was a washing machine, so it’s not a huge deal. But when it’s inconveniencing you, it becomes a huge deal. It was a day longer than they were supposed to.
The vendor said, “We can't come for three days.” That’s unacceptable. So, I called back AHS. They said, “We need to talk to them. And they need to cancel the service order in order for us to dispatch somebody else.” And I said, “Why do we have to wait for them to call you back? That's the problem in the first place, they're not being service oriented.” So, I had to wait. And by the time did, it was the end of the day. So, that day was lost. And I finally got ahold of AHS at the end of the day, “Now that you’re putting us in, by the time you get ahold of the new service person, it's gonna end up being two days anyways.” So, I still ended up waiting three days. But I felt more comfortable with the new service provider because at least they answered their phone, and replied. They had a text service. I got ahold of somebody, versus the initial dispatched company which didn’t get it. That was long-winded.
The guy got here within the range that he said. He sent a message saying that he was on his way. He was super helpful as far as educational, saying what was going on, explained what the process was, and what he would have to do. He ended up having to replace the motor in the unit, but had that on his truck. It was helpful because I provided them with the make and model of the unit before they came out. So, this particular guy was good.
I’ve been with AHS for a while, so I’ve become accustomed to some of the ups and downs with their service. I equate them to a health insurance company. When you're trying to get a claim approved or paid, you have to be an advocate for yourself. Otherwise, it's hard. They've improved their hold times, which has been nice. But there were times when to get ahold of somebody to put a request in was forever. And this was before you could go online and submit a request. So, that has been an improvement. But I have to be an advocate for some of this stuff to get covered.
One time, I had to call the corporate office to complain about something because they just kept denying it. I said, “There’s no way this should be denied, listed on the contract.” And whoever the agents were, sometimes were not English speaking. There was a language barrier between what was trying to be done, and they kept denying me. It was maddening because it was just a disconnect from a language barrier. I ended up doing a Google search on AHS home office phone numbers, and finally got ahold of somebody. That's how crazy it made me. I was like, “Who’s got this kind of time in a day when they're trying to work to deal with it?” Especially when you're paying monthly for it, and when you need it, they would say, “Sorry, I can’t help you.” That's not how it's gonna work.
I’m paying $80 a month now for the service, which has gone up substantially, too, over time, which is just the cost of business. But if I save $80 a month times 12 months, could I be paying for this stuff the one time a year that I use them? I'm sure I could go on my own account and look up how often I have used these guys, versus how much I've paid. But I've started to think like that now, with the way the economy is. I'm spending X amount of dollars each month, and it's almost voluntarily, or it’s by choice, what do I pull back on?

The tech from Advanced Home Services was very nice and everything was taken care of right here. But I don't like American Home Shield. I've had them for years and every time the techs come, whatever's wrong is not covered. AHS said my microwave is covered as long as it works inside. I said it’s the whole front seal off it and it can't be fixed because they can't get a part. They wouldn't replace it and I had to go buy a microwave. They wanted me to sit with this ugly thing in my kitchen, with its gears showing.
It was the same thing with the refrigerator. I had a problem and AHS doesn't do the icemaker in the front because it's an add-on. I said I can’t take it off the fridge. It's part of the fridge. I had to buy a whole new refrigerator because of these people. So, I'm not happy because they don't cover most of the stuff that goes wrong. They find that little technicality. I know I'm gonna have to replace my dishwasher because they've had techs coming out here and they said it was working. But there's no water pressure so it's not cleaning anything. So, I haven't used the dishwasher in a while because I don't want to keep buying every appliance now. For the whole time in this house, I’ve had AHS for 16 years and I probably had it in my other house. But it's gotten to the point that everything I need, they don't cover so they won't replace it. So, it has cost me a lot of money. My neighbor across the street said he finally got disgusted and canceled them.

It was a great experience. It had been about a week from the time that I had called to the time that the techs came out. But he said, "I'm really glad that you called because I'm gonna be at Ellijay, and I was just going to stop by." He said that he would be over that day between 3 and 6 o'clock and he was. He checked the thermostat. Then he went outside. He said it was an electrical issue and he fixed it. AHS just gives us peace of mind. We've had issues in other houses where we've lived and we've always had a home warranty and it pays for itself if there's an issue. Sometimes there is not, but you, at least, have the assurance that if it was, it wouldn't take your emergency fund.
I am happy to hear that we were able to resolve your claim. Thanks for sharing your AHS experience. Please let us know if you need assistance regarding your warranty.

When I used the policy in the beginning, it was great. But when I recently used it, it's not the service that I was used to as far as getting a response back and answering questions. I made a claim because my microwave was sparking and it was a loud enough spark that anyone in my house would hear it. I called someone to come out and when he tested it out, nothing happened. Two days later, the same thing happened again but I didn't call them back out. Calling someone out for $100 was expensive and to have it not be fixed got me to the point where I decided that I was not going through the policy again. It wasn't worth the risk and I just bought a new microwave.
Other than that, I've had a point where I've had something replaced completely and AHS sent out techs who had been pretty thorough as far as plumbing goes. So, it comes down to who comes out and looks at the issue, and if they could stay on top of the types of service. Not to say the guy that came and look at my microwave wasn't good. But at that point, that's something we use every day and it was something that I would have liked to be taken care of immediately.

I had a leak and the AC was clogged. I called AHS and it was very difficult to get through them. I had to wait almost a week later. The people that I got recommended to were no longer serving AHS so I had to call back. The contractor list that they have is not updated and that put me three days behind. Then, when I called the people that are supposed to come, it took them three more days to come to the house. But the people that came to the house were very professional. They cut some pipes and they unclogged the pipe that was clogged.

In our previous home, we had a different home warranty and we were not very impressed with them. I’m so glad that our Realtor broker suggested American Home Shield. Within a few weeks of moving in, our septic system broke. They’re sending out really great service providers. Even as I’m reading reviews of the different companies they’re sending out, everybody else is having great experiences with them. With our previous provider, I would constantly read reviews and everybody they were sending out constantly had bad reviews.
When our oven went out, we thought it was an electrical issue. American Home Shield sent out an electrician and the electrician said everything was fine. They just sent it over to whoever was in charge of ovens and it was just seamless. I didn’t have to fight or argue or have any problems. It was just nice. They immediately took care of us and I did not have to pay another $85 for a different service provider to come out. They sent out the person who came and fixed the oven. It was a fuse problem and he fixed the fuse. It was easy and really nice.
Another service provider we had was J-Star and their plumber was great. He had a lot he had to come in and fix. I had a sink where I had to turn off the cold water because I had a cold water leak underneath the sink. My garbage disposal wasn’t working as well. I also had an entire toilet where the screw that goes from the floor to the toilet was broken. It was moving and leaking. The plumber took that off and replaced the wax seal then put a new screw on. He was in and out in 45 minutes. It was easy and simple.
My washing machine was also making some weird smell so he looked at it. I had already done some troubleshooting based on what the washing machine said to do when it makes a weird smell, like move up the drain hose. He gave me some additional tips so that if the machine was doing it again, I would know what to do or I could call him back. Initially, I was nervous because plumbing issues are so finicky. But that went smoothly. Every time we had a problem, American Home Shield sent good people out. It’s been easy and seamless. I always check first so I know whether it’s generally covered. So far, they have been covered.

I serviced the AC units about two months before and the guy told me they were fine. Then one of the units stopped blowing completely. The other one was blowing cold air but it was not as cold. So the guy came out and he fixed both of them within 20 minutes. He swapped out the little battery pack unit for one unit. Then for the other one, he showed me the board was burned out. He ordered the board and they resolved it last week. It was working fine.
I did the claim online and American Home Shield's website was pretty friendly. I have never really logged into the website, so I had to create a password real quick. I created it and it went in. It was pretty simple to use. Then they sent me a text and they sent me who the contractor was gonna be. The contractor contacted me and then it took them about four days to show up. It was kinda hot the whole two months. But they said that was the soonest they could get me in. They gave me a little bit of information and then they took care of it. They did a great job. American Home Shield is worth it. It's fast and usable.

Even the plumber said, “I have four kids. Things like this could happen.” When she said that, she said it like it was a one-time thing. But the plumber was very good. I hate that I got American Home Shield. I was thinking about going with somebody else because I've always had problem after problem with them. It's very disheartening to me to go through the things that I go through with them. The AC was blowing out warm air. I called AHS and set the claim up like that. It was easy once I got through, but it's very difficult when I can't understand the reps. It's very hard to distinguish what they say.
AHS sent the order to Budget, who came back and said that they couldn't get to me within three days. I told them that it was not sufficient, because I take care of somebody in my home, and I need the air. It was 99 degrees. It would be like that that day and the rest of the week, so a whole another week. AHS said that they would put in for emergency. They would escalate it. I said, “Did they do that?” They said no. She said, “I’ll try my best to send somebody. Maybe I'll put you on the wait list for somebody to come out. Would it be okay with you if you do it on a Saturday?” I said that was fine. They said, “But you do know, if that's an emergency with AHS, they're going to charge you extra for it.” I asked how much extra. She said, “It’s whatever amount was worth on Saturday and Sunday, if we're closed.” I said, “Aren't you open?” She said yes. I said, “Then that wouldn't fall up under that.” “Yeah, but their guidelines, you would.” All right.
I hung up, called AHS back and said, “Hey, I asked you guys to escalate this, because my sister lives with me. My sister has seizures. And one of the things that triggers my sister’s seizures is heat. She cannot be hot. So I keep it cold in my house for that reason. I have to have my air on.” And I asked, “Did they escalate it?” They said, “No, they did not.” So, that particular person said, “I'm going to do it.” She did it. She said, “They'll be out tomorrow,” and gave me a time. I asked, “Do I have to pay extra because it's on a weekend?” She said no, because they're open on the weekend. She said, "I'll take care of that too.” So, she called them.
Next day, I had to call Budget back because they didn't know anything about it. And it just so happened, the guy was finishing up another customer. She told him, and he said, “Tell her I'm on my way.” The contractor wasn't even there for 10 minutes. He came out and said that it was the capacitor, and that was it. He went downstairs. He told my daughter. I went in the bathroom and used the restroom. When I came back out, he was gone.
AHS didn't do right by me, as far as even with my refrigerator. That was the last claim that I made. They took my money and that was it. I paid for a service call and I didn't get what I was supposed to get. I can't stay with somebody who doesn't stand by their warranty. How often would I need somebody to come in my house to fix something? It’s not often. So, AHS is getting money from me every month. It comes out of my account every month, never late. And when I need them, they're not there for me.

On 10/21 AHS sent a technician to fix my garbage disposal. The plumber replaced the disposal and pipes. 6 months later the same plumber from AHS attempted to fix my shower & couldn't. He broke my drain. It took 3 months for AHS to send a different plumber to fix my drain. I had to buy a new drain cover to replace the broken one. Last week my kitchen sink wouldn't drain so I called AHS. They wanted to send the plumber who broke my drain, but I asked for a different plumber, the one who eventually fixed my drain.
He came out and informed me that the garbage disposal was backwards, the pipes were placed incorrectly, and they were glued together instead of using unions that screw together. He would have to get permission to cut the pipes out and install the correct ones. Also, he would need permission to install a "clean out" by putting a hole in my kitchen wall to the outside, which AHS would not pay for. Not wanting to wait 3 months (based on my experience last time) for service, I hired a plumber & paid out of pocket. This plumber cut out the pipes, reinstalled the pipes using unions and now everything works, no "clean out" or hole in my wall needed.
When I explained the entire situation to American Home Shield they refused to refund my money for either the original service call where the 1st plumber installed the disposal backwards and glued pipes in the incorrect configuration, but they also refused to refund me the most recent visit where the plumber informed that the previous work was incorrect and yet he himself was unable to do even begin any work. AHS eventually refunded me half of the 2nd service fee, around $62. Needless to say, I would NOT recommend them to work on your plumbing because they will not refund their service fees if their plumber manages to install your disposal backwards and LITERALLY glue your pipes together.

We have had a policy with American Home Shield for close to 15 years. We have gone several years without needing any service at all and then we've had a couple of situations where we've had to fight to get something done. Our biggest issue with them is the timeliness. But there's usually someone assigned to the repair, and then they come out and make an assessment. I messed with a dishwasher for five months. I also had a situation with a washer recently. The guy said, “Well, I'm gonna write up something. I think it's gonna have to be replaced.” I just went out and bought another one because I did not want to mess with American Home Shield to wait on the paperwork. When they finally got the bid thing, I just said I wanted a cash out. So they offered me a portion of what I replaced.
The AC wasn’t cooling and Oasis came out to my house that I live in. We paid the extra to have the Freon installed, and then they had to come out for a damper also. When we had an issue with the washing machine, the guy came out and did an assessment. He said, “I am moving out of state and will no longer be an AHS provider. And so I thought I could fix it, but I can't. They're going to have to order a part.” American Home Shield messed with him for three weeks, trying to get something from him. Every time I called, I was on the phone for hours at a time. Every time I talked to somebody, I had to explain the whole situation again. They would have to escalate it to a supervisor, but the supervisor would never call us back and then we'd have to start again. I started slamming them on Twitter and got somebody to respond. But otherwise, we've had great response from American Home Shield. We've always been able to get the issues resolved.

I have three houses, and all of them are covered by American Home Shield. Experience-wise, it’s a mix. Some are good, and some are not so good, especially the time taken to get some issues when it is raised to resolution. Sometimes American Home Shield doesn't have enough of outsourcing companies to send the technicians for, so that takes longer. Each time I have to wait for a request, I think whether it is worth the effort or not. I pay so much money every month, and when I am raising a request, it takes so much to convince that this is a real problem and that this needs to be addressed faster.
When Street Plumbing & Rooter came out, that was the worst experience I had from a third-party technician coming to my home. I raised the issue that the kitchen sink was not draining water out. The first time, he came and fixed it. But the next day, by evening, it went to the same mode again. It was not working. I raised the request again with American Home Shield. That was an easy job. It was few minutes, and it was recorded. I got the appointment yesterday. The same technician showed up yesterday, but he seemed to be having an attitude issue from the moment he entered the house.
At the time of leaving, he shouted at us saying, “You guys don't know how to use a sink. You put so much of rice and curry leaves. You dump all these things inside that and blame on us for not doing the job right.” We said, “We don’t blame anybody. We just said that this motor is not working. If it doesn’t work again, it’s up to you. Either to recommend AHS to replace it or to come back again to repair. You have no right to even shout." He said he was going to report it with the videos and photos that we were messing it up. We were upset about his behavior. I had to call the Consumer Affairs for the state of Florida, the Better Business Bureau, and Internal Affairs, and they had to arbitrate between us.
AHS sends out different companies and I noticed that they're not all local companies. So, the techs who came for my air conditioning were from New Port Richey and these people were almost from Naples. The vendors are good though. Other than that, American Home Shield's customer service reps are very difficult and challenging to deal with. They don't have a lot of authority to do anything and even though the calls are recorded, they're not documented in a way where the next person knows what happened the first time. And there's nowhere to contact to escalate.

We were having difficulty with some of the electrical outlets not working. The contractor discovered that a light switch that controlled those particular outlets was up in the attic. Where the light switch is, it was in the off position and that was why they weren’t working. They tested some other outlets that we wanted to have tested also. We didn't have any difficulty with them at all. We've been satisfied with the performance that we've been getting from American Home Shield. We've been with them for quite some time. Anytime we've called, AHS have sent out a company that's done the work. But I noticed that when we called in for a claim, they'd send it over to the contractors but the contractors weren't contacting us. I had to call American Shield back to find out who the person was and I had to contact them to set up my appointment. I didn't know that would happen until I did my first go-around. But ever since then, whenever I called a claim in, I'd get the information then I'd call the contractors. And they'd say they see the claim there and everything gets set up. The people are here within a day or two, depending on what the situation is. There were no problems and everything worked after they fixed it. Every single one of the contractors that I've dealt with not only was very professional when they came, they were really nice as far as interacting with our family. And when I contacted the companies if I had a question, they were really nice, too.
I'm not quite sure about the coverage though because we've only used it a handful of times and everything has been covered. Then, when we had the air condition thing and we had to add the Freon, the coverage for that was not good because it cost us out of pocket almost $120. It was so expensive at $100-something a pound and the $10 that AHS covered did not do anything for it.

We did and it was quickly delivered and set up. The gentlemen were pleasant and thorough, and everything was good to go. I’ve never had an issue with any of the vendors or anybody that comes out to do any of the service work. Everyone has always been respectful and communicated the issues. The first time we ever had to have a new piece of equipment because it wasn't able to be repaired, AHS broke down the process for us and told us what to expect to ease some of the anxiety, and it was exactly as such. I had issues with Airboss. They came here in July because of the microwave and the stove. They had to order parts for both. With the first ordering of parts, that took about a month, because they were not reachable. Every time I would call them, their voicemail would be full, or I would leave a message and wouldn’t get a return call. If I did get ahold of them, they would claim, “We’re just very busy. We’re trying to do our best.” They weren’t professional at all.
It took about a month for them to come here with the parts. They replaced the part that needed to be replaced on the stove and everything was fine. However, the microwave still wasn’t functioning with the new part. They said they had to come back and had to order some more parts to try and fix the problem. That took about two months. It was insane. I could never get ahold of them, neither could American Home Shield.
Every time I would call, I’d have to speak to a different representative with American Home Shield. I had to start all the way from the beginning, repeating the whole story because it was always a different person. They wanted to know exactly what was going on, where we were at, how it all started, even though they should have had records of it. Every time I called, AHS would say they have to send an email to Airboss, but then I wouldn’t get a response from either of the two. I would have to call back. Then AHS would say, they’d send another email. It was just back and forth. But with Bay to Bay, they were here in a matter of a week and a half and they got the problem fixed with the dishwasher, including parts.

AHS is pretty responsive and I get my issue sorted out pretty quickly. It's overall been a pleasant experience and it's easy to use the website and make a claim. My most recent claim was something was causing a backup into the showers and toilets. Before I moved in, I had them snaked because everything was slow draining but I've had both bathrooms flooded since then. F6 Plumbing called me and I explained the issue to them. They had someone meet out with me on the property. They texted me before they got there. They were nice and friendly and they explained everything pretty well. They snaked the drain to try to remove any potential blockages but as it is reoccurring, they suggested I get a camera scope as my next step. They can't do anything further, according to them, until they get a camera into the pipes. They said the pipes are pretty old so there may be an issue somewhere down the main line that they're not able to reach.

American Home Shield advertises services outside of the warranty. Six to nine months ago, I arranged for someone to come do an air conditioning and heating service. That was $75 to do that. The guy came and looked at the AC condenser outside but he didn't go up in the attic to look at the heating unit. I called American Home Shield and complained, was told that I would be reimbursed the $75 and I never received it.
The contractors have not been the best. The majority of them are non-American. I have no bias against anyone as long as they do a good job, but they are abrupt. Half the time they don't answer your questions when you ask what's going on with whatever they're here to do. I even had one plumbing vendor that wanted a good rating. He said, "You should receive a survey." I said, "Okay." He said, "Well, get your phone and pull up the survey." I did that, and he said, "Well, can I see your phone?" He gave himself the rating and didn't even allow me to do it. He was also very arrogant and condescending while he was here managing the plumbing issue. Find another home warranty company. My sister and I are in the process of doing that right now.

The microwave wasn't heating. The tech did a video assessment and he thought the problem was the magnetron. But when he physically checked the unit, there was a fuse that had blown. He tested a bunch of other things and once he replaced the fuse, there was nothing electrically that he could tell was wrong. It was heating at that point. So he did not replace the magnetron.
Two days after he left, the microwave stopped working again. We contacted AHS and he came back out. Something was causing the fuse to pop and he found that the motherboard was extremely hot. It looked like it had burn marks on it. He replaced that last Saturday and so far, the microwave has been working. Having AHS is convenient. I have an active claim for my air conditioning. The techs took out the coils and the compressor on the outside. They are attempting to repair them because there is a leak. But they determined that the repair isn't holding and they said that I have until Sunday to continue to try. It's more than likely it won't hold so they've already scheduled an appointment for Monday for installation for the technician to create a quote.
Repairs through AHS have been excellent except for when I used one of their services where the technician came to do a check on my air conditioning. He didn't know what he was doing and he shorted out the unit. They didn't repair or replace it. They told me it was not repairable and I had to buy an entirely new unit from Home Depot. And then I had to pay $1,800 to have it installed. That was very upsetting because the person that they sent out damaged the unit.
AHS continued to say that parts were requested and the parts were never delivered. They sent out several different companies to check. The final company that came said, "Oh, it's not repairable." And they denied my claim, didn't replace the unit, and didn't offer any information. But I still kept them as my home warranty. The technicians they have on their roster are really good and appointments are usually the next day. I've even had a same-day appointment if I request first thing in the morning.

My mother-in-law used it and it was really good and quick, so I decided to purchase one because my home was 20 years old. I was hoping I wouldn't have to use it. But the AC started leaking so I had to. I made a claim for it on a Sunday and a tech came out on Tuesday. He tried to blow it out but it didn't work. He came the next day because the unit was still leaking. Come to find out the leak was in the tray. The holes were clogged up at the top of the AC and not in the P-trap.
Techs actually came out again two or three weeks later because I had a bad clog in my kitchen. We couldn't use our kitchen sink and couldn't wash dishes. I couldn't run my dishwasher for a few days. I had to call the home warranty again, which I hated doing. That service took a day to get scheduled. The techs that came fixed that. I’m pleased with American Home Shield. My only concern with American Home Shield is they serve as the middle person. I pay a monthly fee to them, which in turn, I'm assuming that if anything is to happen, they put into action what needs to be done. I know with insurance, you have a deductible that you have to meet. Once that deductible is taken care of, whatever services are needed, you go ahead and take care of that. I'm paying AHS to reach out to a third party to come in, but I still have to pay the repair fee, which is $100. Although the service was good, the young man was very kind, respected my home, did what was needed to be done, that part of it I don't understand. That's my only hiccup with that.

American Home Shield is all right. But I'm disappointed about the contractors they get. They don't do the job. So far, I had a bad experience with them. They came in and did the service for my AC. Everything was fine. But one of the lines for the drain of the AC units was clogged. So, instead of going to the drain, it leaked to the outside. I explained to the contractor what was going on. The first contractor came in and should possibly fix it, but he didn't fix it the correct way. So, the water started leaking through the ceiling, and we had a problem right there. It damaged our ceiling. We contacted the contractor, and they told us that they would give us $50 to fix the damage. But $50 would not fix that.
I told AHS and they told me that I could just go ahead and use my home warranty to fix that. The first contractor, the one that offered me the $50, never came back. They didn't even answer their calls. So, they sent a second contractor. They came in the first time and the tech he said they fixed it. So, after three days, it started leaking through the safety drain. I called AHS again, and the contractor came back again and told me it was fixed. But three days later, it still leaked through the safety drain.
I tried to reach out to AHS and I told them that I was getting ready to cancel my home warranty with them because of the contractors they send. And they convinced me to keep on going with them. But they haven't fixed my problem. Everything was great, so far. But after this incident with the AC unit, nobody takes responsibility of it. AHS told me when something that the contractor did caused the damage, they don't take responsibility of it. The contractors that they get should make sure that the issue is being taken care of. You pay $120 a month, and all of a sudden, when you need them, it's, “Oh, you know what? We're gonna send you somebody else, and then send you somebody else.” And it seems like somebody caused a damage to it and nobody takes responsibility of it.

The kitchen sink was stopped up. It was a very slow drain. I sewnt in the claim and also added a few smaller things on there. The guy came out and he fixed the smaller things. He tried to fix the clog but he couldn't. He said that someone would have to come out with a different attachment for the tool that they have because he only had one attachment, and they could get it out. I was happy with that. If I gotta wait for someone else to come out, that's typical. But then I get a notification that the claim was denied and that American Home Shield won’t pay to fix it. Pipe Solutions wanted $400 to come out and clean it. The plumber said in the report that there was a foreign object. I called AHS multiple times, trying to figure out what exactly that meant. Because there's nothing except a foreign object that could cause a clog. If there's not something in there, it's not going to clog. So I was confused on that.
The first two people hung up on me. The third person said that they would have Pipe Solutions send someone else out. The fourth person said that nothing like that was on the notes. So that person just lied to me. The first person said she can have someone else come out. But if they determine it’s a foreign object, it will not only cost $100, but I’ll have to pay the other costs to get it out. I’m pouring chemicals down there hoping to try and fix it because AHS won’t cover it. I was told that the only types of clogs covered are mold, mildew, and algae. But as far as I can tell, clogs are not covered by AHS, which is frustrating. So my experience was very poor. But the initial plumber was good. He seemed to know what he was doing. He was kind and professional. The woman I talked to at AHS seemed kind of frustrated to talk to me. I may have been frustrated as well. So I can't blame her too much for that.

When it was running in auto, the inside unit would shut off, but the compressor outside wouldn't. There was a little switch that had welded itself together.

AHS takes the worry out of home repair. Recently, my dishwasher wasn't draining. The tech told me what was wrong and I had confidence in his work. It turned out that all I had to do was string the drainage hose higher than where the water won't pool into it. It was a two-second fix job but I didn't know anything about it. It was $125 to raise a hose off the ground. The tech thought it was unfortunate that I spent all that money.

American Home Shield is prompt but they don’t have the greatest companies that come out to your home to cover the services on our appliances. We've had AHS for many years and we've also had it not just for our home, but both our properties that we have. They've been good about responding and this is the first time we've had an issue. We were told that our appliance wasn't good anymore and that we would have to replace it. We never had to have an appliance replaced before. I had to keep calling to find out what was going on with our washer. Meanwhile, we did not have a washer and no one ever got back to me from American Home Shield. They have all my contact information. Then when I call, I have to sit and wait for 30 minutes to get somebody or to even get a response. And it's like starting all over again, explaining the situation. The reps are reading me the notes that they're seeing and there's a little bit of a language barrier at times.
I'm very shocked that a lot of the customer service is outsourced. Every time, it's not a good connection. I've gotten cut off, disconnected and I had to start all over again. So I'm debating whether it's worth staying with American Home Shield or not and maybe finding another company that's within our country. The service might be better. It's very discouraging and very disappointing to have that. Also, we've been with AHS for years and no one told us that rates were going up. The communication is terrible within American Home Shield. We’re not happy with them right now.

I got a call directly from Flying Locksmiths saying that American Home Shield's got a request, my address from the phone number, and I said, "Yes, that's me." They scheduled a person, and he was great. He was only there for an hour, but he rekeyed six locks for us. He was quick. We also asked for eight copies of the keys, then I signed the paperwork after. I've never had something like American Home Shield before. But we waived inspections as every home buyer in the world had to do over the last couple of years and having a policy gave us a bit of peace of mind.

The air conditioner was leaking and it's installed above a hot water heater. So, the leak was coming down on top of the hot water heater underneath. It's in a tenant-occupied condo, and the tenant told me first that the hot water heater was leaking, but it turned out to be the air conditioner. It was Friday that I asked American Home Shield for an appointment, and they came out yesterday. Beaches have been out a couple of times. The first time that AHS assigned Beaches, it took a long time for Beaches to come out. My tenant wound up calling another company. That cost me a lot of money because I didn’t have the home warranty. They installed a new air conditioner, so it wound up costing me $5,000 or more. It was busy though, and I’m sure they couldn’t make it and my tenant wouldn’t wait at that time. The air conditioners always die when you need them the most.
At that particular time, I was not satisfied and I let American Home Shield know. I’ve also been dealing with home warranty companies for a long time, and I know that they make a contract with different providers, but they don’t have enough providers most of the time. This time, everything was much better. The response is much better. The tech helped us solve the problem that the company that came out to do the hot water heater didn’t solve. They went away without putting a cover on the electrical wiring on the top of the hot water heater. So, The AC drips down on top of the water heater, and there’s a chance that that could be a problem. Water and electricity don't get along very well. As far as AHS, I’m very happy. They did a claim on my house where they installed a part on my air conditioner, and it was an expensive part. That didn’t cost me anything but the service call. So, that was really nice. The techs came out right away, too.

I had two situations that occurred in 45 days period of time. The first time, the AC unit was freezing up. A technician came out and said the outside fan needed to be cleaned. They did that. Then we had some water leakage coming from the furnace. The pipe was clogged. The technician had to open that up, and they fixed it there. The concern I had was I had to pay twice for that service. They sent out two different companies versus the one that was recently out. I wasn't pleased with that part, that I had to pay the fee twice because it was just a bit over the 30 days coverage. If the guy was out the first time, he should have noticed that and should have cleaned out the pipe. Other than that, I’ve been pleased with American Home Shield. The value proposition is becoming less and less. When I first started the coverage with AHS, it was $400 a year and I would pay $75. But now, the policy is like $900 and then I'm paying a $75 fee and then considering the fact that there's $1,500 worth of coverage in certain areas, it's almost as if you have to have something go wrong in order for the policy to provide the value that you're paying for. But overall, the policy is good.
The condensation line in the central air was backed up and the trip mechanism that would detect if the overflow pan was full hit the wall so water leaked onto my ceiling. I submitted the claim online and I was given the contractor's name and phone number. I was also told that someone was going to contact me within 48 hours. J.G. The refrigerator had been making noise for a while. On the day I made the claim, it quit cooling. The freezer part is fine, but the lower part had quit working. It took two weeks to get somebody to come out. He determined that the fan had went bad in it. The cooling fan pulled the cooler from the freezer into the refrigerator itself. They ordered the part. The part came and was delivered to my residence. It was approximately two weeks after that that they sent another repair technician out to put the new part in. I had to utilize a spare refrigerator for five weeks which was ridiculous. But they were both nice guys. One guy was from North Carolina and another guy was from Giles County.
My garage door still isn't fixed. A contractor came and put a new motor in it, but that didn't take care of it. The guy that did it was incompetent that's why I haven't called anybody. He could hardly get up or down the ladder. I'm all for older people working, but that dude did not have any business climbing around on ladders. I wound up having to do the majority of the work myself. There's a garage door company here locally that can come out and fix it and I'm gonna wind up having to pay for it. If I run another claim through American Home Shield, they're gonna try to send that guy back out from Timberline Construction, and he can't do it. We had to have them come back because there was some continued blockage further down the line, but they came back very quickly and got it taken care of. Overall, AHS is good for a rental but at the same time, they are very hard to deal with when it comes to larger appliances. In larger appliances, there’s always a lot of pushback. Anytime there’s a larger appliance that is questioned, i.e. an existing unit, the answer for any insurance program is the initial claims are always a no. It takes some serious calls and battling. I have had to experience that several times. So, it’s the larger appliances that they’re really not too happy with when it comes to replacement.

Updated on 12/05/2022: Contacted AHS on Nov 23 to report the failure of a capacitor the company had replaced only two months. This affected our pool heater and pump. Dispatch #**. No vendor has contacted us yet to schedule a visit. The system indicates “Pacific Pool has been assigned but that they have not succeeding contacting us.” This is not true. I spoke to the contractor three times:
- Nov 29: contacted contractor again to rescheduled for Nov 30. Contractor did not show again and failed to call to cancel again.
- Dec 1: contacted contractor again. They claim they could not come until Dec 5 and indicated they would contact AHS to have another vendor assigned. I have escalated the issue and was told on Dec 1st that Pacific Pool would come to the house on Dec 5. No one called. No one showed up.
- Pacific pools indicate that they are not the vendor assigned for the job.
- AHS representative Jen indicated that nothing had been escalated and that whoever I spoke to on Dec 1 lied about setting an appointment for Monday. I was told by Jen that no manager or escalation team member was available.
This is probably a great example of a complete failure to respond to a work order or provide a service. I am hoping all calls have been recorded as each representative has carefully hang up before the survey is transferred to rate their service. Please contact us at ** to indicate next steps as our pool is being damaged for not having a working pump for almost two weeks now. This summarises well the quality of the service AHS is providing to its customers.
Original Review: Requested two work orders: pool pump and dishwasher/dryer. PURE POOLS came on Aug 2nd: it took several visits for the repair to be done and the job was finally completed on September 7. Reused parts used that didn't work properly putting the condition of our pool at risk during the period. ACTIVE APPLIANCES SERVICE assigned for the other two appliances. After a 5 minute visit technician reported that there was no issue with our dishwasher and that we damaged the dryer. We had to hire a technician on our own to repair the dishwasher and will have to do the same with the dryer. Honestly don't see the value of spending one more penny in a worthless home warranty service. Technicians hired are as inept as the customer service provided by AHS.

I just renewed with AHS after having it for one year and then going into my second year. So far, no complaints. I haven't had any issues using them. I just had issues with my refrigerator and that seemed like a drawn-out process. But it was not really their fault. There was a warranty on the product through LG. So it just prolonged to get my refrigerator fixed. I had to call LG back. They sent an LG technician this time and they fixed it. It seems to be working. Being able to only pay the $75 to have someone come and fix the equipment is a definite bonus.

I've only used American Home Shield one time so far, which was for plumbing. My only little complaint is I was told that the person would call me 30 minutes before they arrived. He called me and told me he would be there in 10 minutes. Luckily, my husband was at home at the time because I wasn't sure if someone would be there and that was why I asked for a 30-minute leeway. I did make it home 30 minutes later. The work was complete. Instead of replacing something, it was repaired. It's cheaper.

I’ve had the policy for about two years and AHS has been nothing but great. They’ve always assisted me when I've had issues, either by repairing or replacing. Also, the technicians' work ethic has been great. They came in, did their job, and made sure I knew what was done. They left fairly quickly after they performed what needed to be done.

My AC was not cooling downstairs. I made a claim with AHS and the turnaround time was a couple of weeks. I don't know what was the delay, but it took three weeks for the techs to come back to replace the compressor and that didn't meet my expectations. I'm also not really feeling the AC coverage because I didn't know that this was going to cost me so much money. So right now, I wouldn't really recommend AHS.

I had two issues, one was a plumbing issue, and the other was an electric issue. Two of the three companies that were sent to me were great. The first company American Home Shield sent out, Economy Plumbing, should not be in business. They should take them out of their Rolodex. We got rid of them, then Pendleton Plumbing came in and did a great job. Ron, the owner, was amazing, very helpful and professional. Manuel from MC Electric came for the electric issue, and he was fantastic as well. I would not hesitate to use Ron and Manuel any other time.

AHS's reps are always friendly. We had an AC issue. The tech said it was a coil that became disconnected and it was a simple fix.

American Home Shield has been easy to reach and their representatives are easy to work with. The claims process is smooth too. I pay the deductible, and that's it unless they have to come out again for something. Recently, my AC was being weird, and my disposal was acting up. The techs resolved one, and the other one, we're doing some follow-up. With warranties, you're just paying for peace of mind and you're flattening your expenses. If I have no expenses, then I just paid into nothing, but if I do, then it helps minimize the costs.

The first time we needed to put in a claim was the first summer we were here, which was 2020, about the air conditioning. It took a very long time to get someone out and three people before it was resolved. But all in all, we've been very satisfied. I appreciate the reminders for the furnace and the HVAC system, to have those every spring and fall.
More recently, the first choice contractor said they couldn't get to it until a few weeks later. And I said, "No, we've got a leak. I don't know what it is and I'm 76 years old. I don't know about this stuff." So, American Home Shield said, "We're going to go to the second contractor," and that was One Stop and the tech came out the next day. Initially, there was a leak from a hose in the back of the refrigerator. It's the water line that goes into the ice maker. The tech had a hard time finding where the leak was. But he said he knew what it was and he had to go to the hardware store to get a piece and make another call, and he would come back later with the piece and fix it, which he did.
We had not used the cold water until last night. And when I went to use the cold water dispenser, it was like the leak had never been fixed. So, when the gentleman came out this morning to look at it, he said, "The leak is lower." It's an inch below where he put the patch the last time. So, I'm wondering if he put it in the right place. Unfortunately, we hadn't used the cold water. We had some people for dinner last night and I went to fill up the water glasses and water went all over the kitchen from the hose. So, the gentleman said, "It's a new leak. So, we have to order a hose." Other than that, I would recommend AHS.

AHS gets to us quickly. Everybody who has been sent out to us has been nice and really informative on everything. I had a stoppage in my back bathroom. The tech walked around the window where the bathroom was and he was like, “All right. We’ll take care of it right now.” I let him in and within 20 minutes, he was done. He checked all the faucets, sinks and toilets to make sure none of those were backing up.

When the guy came out for the air conditioning, I wasn't a big fan of him. Any time I had questions, he shrugged his shoulders. “I don’t know. I'm not here about that.” I would be like, “Dude, you're not helping out here.” I told the company and they were like, “Oh, we're reading his notes and this doesn't make any sense.” I had issues with the AC but that was more a personality conflict as opposed to the company itself. They were very helpful. When I talked to people, they were great and helpful. The ac is working but not efficiently. And my dissatisfaction for the first time he came out was, “We can do nothing, or you can completely replace the unit.” And I was like, “So you're telling me there's nothing in between that you can do?” That was when I called the company and said, “Come on. If it's not working efficiently, what can we do to Band-Aid it until there’s absolutely nothing wrong."
I don’t have money for a brand new unit. When he came back out, he explained it better to me that because they made an addition on my house before I bought it, the unit is not big enough to cover that extra square footage. It would have to be a bigger unit. They didn’t offer that, but I said if they told me about that the first go around, I would have understood better. I will keep American Home Shield now and make sure that I renew it if need be. Because most recently, I had my washing machine quit filling with water. I went to my account online and put in a claim that way. That's my favorite because it's quick and easy and I don't have to be on hold and wait for somebody to talk to. The tech got ahold of me quickly. He was nice and seemed knowledgeable. Easy to talk to. He had to come out four different times and try different things. He had to wait for a part and then reschedule to come back, it's taken a while, which is nobody’s fault. But it still didn’t end up working. So, we're getting a replacement. If I didn't have AHS, that would have cost a ton of money.

The contractor came out and declared the dishwasher could not be fixed because of all the computer boards in it. The only complaint I had was the people who delivered it could not hook it up. So it was silly that they wouldn't even unhook the other one. They said something about it was hardwired and they couldn't unhook it and take it away. So, I ended up hiring a contractor to come in and unhook the other one, take it away and hook up the new one. So, I ended up spending $300. But American Home Shield did replace the dishwasher and the contractor did very well with that.
