    A contractor came out and did a diagnostic because the AC units weren't working properly. They replaced some capacitors. The technician was good. However, it was confusing for us. They placed a service call for just one instead of four. When I took the policy, I told them we have a big house. They should’ve at least known by the address. The first time I used it, I had to cancel that order. Then we put another order for all four of them together.

    The contractor came out because our garage door wasn't closing. It was going down about a foot and going back up and coming down three feet and going back up. The tech fixed it. Then I said, "Can you make this so that I can close my garage door from far away?" He said, "No, this garage door is old." Which it is. So I said, "Do you have another one that we can or can you suggest?" Then he said, "Yeah. I have. I recommend such and such." I said, "Okay. Can you do that?" And he goes, "Let me check." So he went and looked and said, "I have one on my truck if you want it." So that was it. We bought it.

    I had a bunch of electrical outlets that weren't working and the contractor who came was awesome. I'm gonna be hiring the tech to do some other stuff for me outside of American Home Shield because they were great. They came in three days after I out in the claim, which was better than what I thought. And they did a lot of work in 45 minutes. They were efficient. American Home Shield has been great. I used to have Choice Home Warranty and it was awful. I switched to American Home Shield and it's been a total 180. They're awesome.

    We had a washer that stopped working correctly, and American Home Shield arranged a replacement, which we're still waiting on. We had a weather thing happened here and so our road was closed. But they're replacing it with a similar washer, and it was very easy to deal with. The repair person that came out was really helpful and knew what the problem was right away and was able to diagnose it and get it into the dispatcher. Everything happened pretty quickly from there. But American Home Shield could make more money if they would give you the option to buy a dryer at the same time they're replacing your washer. Because you want to have a matching one, and it seemed a really good opportunity to give me the option to just buy it and have it delivered by the same people.

    The rep from American Home Shield I spoke with on the phone was pleasant and the guy from Rush Heating was extremely great. I’m gonna have him come back again through AHS. He wanted to come the next day but I couldn't have him come so he came that Monday. He was on time and everything was situated and taken care of. It didn't take him long to do what he needed to do. He would like to clean things up and so I'm going to do that within the next couple of weeks. I'm going to request him specifically because he was very knowledgeable and patient. He showed me a lot on the heating system and air conditioning system as well. He already did the maintenance, which was $100 and I paid that out of pocket already.

    We were turning our heater on for the first time of the year. When the thermostat kicked on and the heater came on, it was making a loud electric buzzing noise and there was some sparking. My wife called in a claim to American Home Shield and said it's with the HVAC heating and air conditioning unit. It got opened up as an air conditioning claim. A technician came and when I described the issue to the technician, he said I needed to call back and make it a heating claim as American Home Shield would need to differentiate. The technician wanted to make sure his paperwork was right. It was just an extra step to go through. If we had called in and said it was a drip from the sink but then he came and said it was an electrical issue, then I get that. But it's HVAC. The central heating and AC is the unit. It's the same thing. You open up the same door to access the same unit.

    It shouldn't be on us to go in and correct that. We're the insured and we pay the policy. It's our responsibility to file the claim and report what's going on. My wife and I aren't technicians. Between American Home Shield that is the administrator of the policy and the technician that is the person servicing the policy, they should be able to sort that out. This was one minor annoyance that shouldn't have been there. But that was quickly resolved and got done. Other than that, everything else was fine. The service was excellent and the technician was very competent and professional.

    American Home Shield is not what it claims to be. It's a rip-off. You're paying a monthly fee and you have to pay the person when they come out, but you still have to pay for the repairs because American Home Shield won't cover it. Majority of the time, I had to pay money out of my pocket. I'm thinking about canceling. That’s how dissatisfied I am with their service.

    The heating element was burnt out on my dryer. I called American Home Shield on a Wednesday and somebody came out within a day, and then he had to order it. He came on a Wednesday morning and he ordered it on Wednesday afternoon because they texted me. Then, they told me it would take three to five business days to get the part in, and then they put it in first thing Tuesday morning. So, they were very efficient. The serviceman was very professional, very polite, very neat, and very clean. He could not have been better. He was an excellent representative for the company. Overall, I liked the fact that, for just $100, AHS will fix almost any appliance I've got.

    There was overflow where the septic system is. The motor that handled all the ventilation was out and the system was not working. The tech replaced it and so far, we haven't had any issues with the system. I like that AHS was able to send somebody really fast.

    Right now, I do not have a dishwasher that works. I contacted American Home Shield to see if I couldn't get a new person to come out and look if the one person can't do it. I also have the Sub-Zero freezer and next to it, built in, is a refrigerator. I told them that I do not think the ice maker is working correctly. It's not covered. They won't look at my icemaker because it's part of a freezer. So, I'm fairly disappointed in that. Other than that, they fixed the problem and they have also been out twice to fix a leaky faucet in the laundry room. Right now, I'm not very happy because I have a home without an icemaker that’s functioning. I was thrilled before until the communication stopped when I did ask.

    American Home Shield is doing really great with their service right now, so I'm very happy with it. I am legally blind, so I always do requests on the phone. It's much easier for me, and they are usually quick with getting the people to come to our house, and they're very good at making sure that everything is done the right way. We've had to have things replaced, and they were quick about getting it done and very good about having someone come in and get it installed and put in. When there was a clog in our plumbing, they sent plumbers to snake it and get it all cleaned out and taken care of.

    I have several companies through American Home Shield that I really liked doing business with. I've found them to be very good and honest. In fact, for my HVAC at my house, I took out an annual maintenance contract with the company that I found through the home warranty company many years ago. So, if I have any type of issue with my HVAC system, I usually call them directly and tell them that I want the company assigned.

    If American Home Shield tells me that it's on hold and the company's not taking any more calls, because they're just too busy, I tell them, "Yeah, they will for me." I call the company and have the company call them. There was also a plumbing company that I found that does exceptional business, and I've done business with them outside of the home warranty company, so I will go through the trouble. Recently, the appliance company that AHS sent out, I'll do the same for them and have recommended it to other people as well.

    American Home Shield has been very good. It's sometimes a little long getting there though. With our dishwasher that was very old, the company recommended that it be replaced because there were no parts available. AHS found a part, which was probably refurbished. The first time our dishwasher was run, it ran all day long. They then replaced it, and I'm getting it this week. I've also had my daughter's washing machine replaced by them. It was a company recommendation again, and they took care of that, as well as my microwave. The first time, they sent GE out to repair my microwave and it did the same malfunction. When the technician had to come back out again, they replaced it.

    Another thing is AHS only warranties their work for 30 days. For example, I had a problem with my garage door opener. They sent a company out, and the company said to me, "You really should replace this." I said, "How much are we talking?" The guy said, "600 and some dollars." I said, "No, let's just go ahead and replace these parts. We'll kick that can down the road a little bit." The same problem happened two months later, so I called the home warranty company and they said, "Nope, sorry, only good for 30 days." I said, "Well, I'll be darned if I'm paying another $125 to have somebody come out and fix the same problem that was repaired two months ago."

    I called the company and said, "Excuse me, but do you stand behind your work?" They said, "30 days." I said, "Thank you," then they said, "Well, do you need help?" I said, "Not from you, because you already answered my question. If you only warranty your work for 30 days, then I'm not doing business with you." I called the company that I've done some work for doors and said, "Hey, need a new garage door." I've learned the lady has American Home Shield, and she said, "Sandy, don't buy this from us. Go through American Home Shield." I told her what happened, and she told me that the part that they replaced absolutely should not have gone bad unless they put a malfunctioning part in there. It was the same thing with the dishwasher and the microwave.

    I may pay on this home warranty year after year, which I normally do without anything being replaced. I'm being honest with AHS by paying my money every month. They should be honest with me, too. They shouldn't put a refurbished part in my stuff, just do what they're supposed to do and fix it right with either a brand-new part, something that's reputable, or replace the appliance.

    I'm cool if they wanna try to fix something, but in just over 30 days, they shouldn't make me pay another $125 service fee for something that was inadequately fixed to begin with. If it was a different problem that presented itself, I get it. That happens. However, the exact same problems presented themselves on two different things. One was the garage door opener, which I ended up biting the bullet, and I went with a company that I trust and paid $700 for a new garage door opener after paying American Home Shield $125 to not fix the problem. That's the only reason I'm giving a 4. Otherwise, I've been with AHS since 2002, and it's not just one property. I usually have multiple, because I have done it for my daughter's as well.

    I started with American Home Shield when I started with Legum's, which was the first HVAC company that I had come out after I bought a home. I had a $75 service fee, but because it was so infrequent, I thought, "Okay. It's probably better to pay a little less a month, consecutively for months, and just go ahead and suck it up." Once I did that though, I started having more calls for service, but that's just the way it is. Overall, I recommend this home warranty to everyone, and I tell people they have to learn to work it. They can't just go online and submit a request and expect to get the person they want. They've got to go through the pain of calling. Although, as of late when I've had to call them, it's not that long of a wait.

    The only other thing that I might add is a lot of the customer service reps that answer the phones have a script. They have a manual that they go by, so if I had to escalate a problem, it's near impossible to do. It used to be that I had a phone number for the supervisory group. If I had a problem, which I wouldn't do that just ordinarily, I had a recourse. However, that's no longer available. Also, if I ask to talk to a supervisor, there's never one available, and they'll say, "Somebody will call you back." That doesn't really happen.

    The toilet was backing up into my shower. We called in because we needed somebody who could handle it that Saturday. The person who was originally assigned doesn't work on the weekends. American Home Shield got another plumber who could. We waited on the line while the rep got someone else in the area. He called right away while we were still on the line with American Home Shield and set up a time. He said he would be there at 1 o'clock. He showed up at 1 o'clock and got it taken care of.

    The only issue that I have is that sometimes it's hard to get through American Home Shield's 800 number. It's not readily available online and getting through the automated service can be difficult. Also, American Home Shield needs to make sure that they identify whether or not it's an emergent issue that needs to be dealt with right away versus something that can wait 24, 48 hours.

    I did yearly maintenance on my Heating system through a home warranty, which Charged me $108.00, Unfortunately, they found a crack in the furnace and asked for a replacement. I agreed to a replacement and the home warranty company send another contractor that company asked me what is the problem with the heater. I never know this is a SCAM, I explained what the previous contractor found, then the new contractor-asked for out-of-pocket money of $2746.00 for furnace replacement. I called customer care but they are saying because of the modification, I told them I didn't need any modification, but they are not ready to agree without that. Now I realize it's a SCAM with the contracting company. Please stay away from this American Home Shield, They have a setup with some contractors and they will rip off your life.

    Cracked heat exchanger. Made h/o aware of it and left the furnace off. Furnace will need to be replaced. Will submit autho. DUCT MODIFICATION 975, FLUE PIPE MOD 395 CONDENSATE PIPE MOD 295, GAS PIPE MOD 495 ELECTRICAL MOD 285 NEW CONDENSATE SAFETY SWITCH 295 ESTIMATED NC 2745.

    AHS sent somebody out here to check the electricity in the kitchen, but he said the warranty didn't cover the light socket behind the fluorescent lights up in the ceiling.     American Home Shield has been helpful. I don't do a lot of claims, but when I do, I get service right away. The platform is easy to use. So I'm pretty happy with it. When I had a contractor come out for the garage door, they came in for five minutes and the tech said, “We need a crossbar across the door for it to be able to last longer.” Then he said that's not covered by American Home Shield. So it was just to diagnose that that was needed. But it was okay because I understand that I don't pay for the most premium membership. So I understand that some things are not gonna be covered.

    American Home Shield got me connected with a plumber. He was out there by the next day. But that was a Friday, and he said it had to be replaced. And he would get together with AHS and go over it. I told him I wanted a different type of faucet. He said, “You should be getting a call, saying that this is okay to do and everything.” But I never got a call back from AHS. I had to call them to say, “Okay. What's the next step? What are we doing? This is what I want to do.” But we went through that. And I had already, by that time, gone down and bought the faucets I wanted. And now I'm supposed to send a copy of it.

    There was water dripping from the pipes. Our pipes are up in the ceiling of the basement. We have a fully finished basement. So, that was a problem. We had it fixed once. Then another leak appeared somewhere else on the line about a couple of weeks after the first one. The techs who came were young guys. They were very sweet. They were saying that we probably had to replace all of the pipes in our house, which would mean total destruction because everything was bad enough that when they finished, a lot of the ceiling has to be replaced. They were nice guys. With American Home Shield, it's nice to be able to call, and know that you're gonna get somebody out here quickly or quickly as can be. Usually, things happen on Fridays around here. So, we were happy with them.

    I'm starting to become very disappointed with American Home Shield. The first time I dealt with them, I understood the problem. Because of Covid, it was hard to get ahold of the product. I waited until it came but since then, the two times I’ve tried to use them, I still don't have a satisfactory solution. The company here told me one thing and I can see on some parts what they meant but they led me to believe that AHS turned me down as far as what I wanted fixed. It turned out they hadn't even heard from them. I am not satisfied with the service. On this last one, they were timely and I cannot complain about that. They came but they found reasons why they couldn't fix whatever it was. I went back and looked at the paperwork, and I found that they could fix it no matter what or we could come to a solution.     I noticed there was a moisture spot on one side of the wall. It looked like there was a hole in there. I did have a picture on that wall. So maybe the picture put a hole in that pipe and when the nail was pulled out, it started to leak. The gentleman came out and checked it. He lost his tool and had to come back and check. But other than that, he was great. I still have a hole in my wall and American Home Shield is supposed to have someone to come out and repair it. When the contractor did the repair on the pipe, they said, “Okay, it's gonna be a big bulge in the wall. Or we can redo the whole pipe from top to bottom, but that's gonna cost you $1,300.” I told them, “Okay. So let's just stick with 500.” They said, “Well, whomever you guys send out should be able to shave some of the sheetrock so that it's not so bad.” But I'm kind of worried about it.

    I had a problem with American Home Shield's customer service. The customer service person told me she was in the Philippines. She did not understand what it was that I was trying to ask her. I had to say, “Okay, I am so sorry, but I can't talk to you anymore. Let me speak to one of your supervisors or whatever.” So she said, “Well, I can send you to escalation.” Then when I spoke with the lady in escalations, she understood what I said and gave me the information that I needed. So it was resolved.

    I called American Home Shield for my water heater that was leaking. I was in a rush 'cause I have a special needs person who lives with me, and we can't go without hot water. A repairman came out three days later and looked at it. He said none of the fixtures were up to code. I did a research and to me it seemed everything was up to code. I said, "Alright. Let’s get the estimate and see what they'll cover." American Home Shield would cover the water heater, but they would not cover any of the accessories for it that were said out of code. It would have been $600 out of pocket for them to put the warranty water heater in. We had to make sure our home was permittable (fire extinguishers, carbon monoxide testers, sensors). I didn't understand why the interior of the house needed all that when my hot water heater is in my garage. The repairman said it would be two to three weeks to get the permits to put it on.

    We already went three days with not having a water heater. I can go three days but not three weeks. I went down to Home Depot, bought the same water heater and all the fittings, and everything was fine. I tried to talk to somebody at American Home Shield and asked, "If I send you a receipt, can you reimburse me for the part?" They said, "No. We have to go with what the plumber recommends." The water heater was almost as much money as it was for the out of pocket stuff I would have to had for the plumber to do up the code.

    All Appliances was awesome. They came out when I had a problem with my washer and dryer. They kept calling and made sure everything was okay. They needed to order parts and come back out. Now my dryer is working a lot better. The washer’s been intermittent. The main concern is my other issue on the air conditioner. It took over two months to get it repaired. It happened to be during the over 110-degree weather. Now we're waiting for the city of Pleasanton to come out and inspect the air conditioner. American Home Shield was terrible on follow-up and fixing any issues. In order to get them to do what they were supposed to do, I had to go on the Facebook page of American Home Shield lawsuits to get the phone number of the executive office to get this resolved. Otherwise, I don't know if my air conditioner would have been fixed.

    We had a dishwasher in the unit that was leaking. Fridge Worx came out, checked the problem, and ordered a motor. That took three to four weeks. When the motor came, the contractor installed it. At that time, nobody had been occupying the house. Once we occupied the house, we used the dishwasher, and it was leaking still. I tried calling Fridge Worx. I spoke to the one who would come out to the house. I explained what the problem was, and he was surprised. He told me I'd have to call American Home Shield so they could do a re-dispatch.

    I tried calling American Home Shield but got the runaround from multiple reps. They said they could not re-dispatch it because it had been over 30 days. They could not even use the software because the box was grayed out to be able to do that. I tried to explain to them that the house had not been occupied. I called Fridge Worx prior to that 30-day expiration. That was prior to a weekend then it took for them the entire weekend to get back to me. By the time they did and I had called American Home Shield, it had passed the 30-day expiration on the warranty service.

    I was asked whether or not Fridge Worx had checked their repair when they were completed. American Home Shield had talked to Fridge Worx to see if they had checked the repair. But what we noticed was that when we occupied the house, the water was turned off on the valve below, which I had done prior to the repair work being done. I have to question whether they checked their repair or just installed it and left. They said they checked their work. I had no luck getting through the escalation department. They just kept saying the same things over and over again about the expiration period.

    When we had our water heater installed on that same house, the techs were great. But I ended up taking up an ancillary bill that I had to pay directly to the contractor. It was for things like an overpressure vent pipe and a water pan which is required by code, and a couple other little odds and ends, pipes and fittings to do the job correctly. They said that was not covered by American Home Shield, and that was why I had to pay it. I’ve got a couple buddies who are plumbers. When you install a water heater, if you just use the same old components, that’s not doing the job right. American Home Shield does not pay for that so it gets passed on to the customer. That’s an inferior quality job if that’s all they’re paying for and we would have to pay for the extra parts.

    The air conditioning work they contract to do on the other warranty went well. The dishwasher work on that same unit as the AC was a little rocky with the contractor because they weren't quite doing everything they were supposed to do. But eventually, they made it right. American Home Shield dealt with that one as well.

    Initially, I wanted to see if the AC could be hooked up. When the tech came in, he said that the wires were cut and I would have to call to get an electrician to come in to do the wiring. When I had the electrician come in that one day for the kitchen light, he had to fumble around over by the breaker box. He said that it could have been done and it didn't need an electrician. It just needed him to put the wires back together. I wasted $100 there.

    When the guy that did the kitchen light turned the breaker off to do the work, my alarm panel hasn't been on ever since. That was August 3rd. I called him to tell him. He told me I had to call American Home Shield back to get him to come back out to look at it. I said, “Sir, it was working before you came.” I'm not an electrician. I'm not gonna fumble around with all those buttons ‘cause I’m afraid of fire. But he didn’t understand what I was saying. That's another $100 I gotta pay. That's the second time I've had incomplete work done through American Home Shield. I've been thinking about finding another company. I'm spending money for the contractors to come then I end up having to call American Home Shield back. If the contractors don't do the work or they feel like that wasn't for them to do, then they'll tell me to call American Home Shield back to get them out. The last guy who fixed my thermostat was the very first person who ever completed anything. He did a great job. I was pleased with his work.

    The air people stressed me. The first one that came out said I need a new unit and submitted it to American Home Shield, who said they could only pay for 2,000. They tried to sell me upgrades so they could do it. What they recommended was 9,000 and something. There was a bunch of stuff they wanted. The cheapest that I could get was 5,000 something, and AHS would pay 2,000 something, so I had to come up with the rest. They had convenient financing available for me. And all I had to do is apply, and I said no. I asked, “Can you fix whatever to be fixed just to get cool within the $2,000?” They said they couldn’t do that.” So, they would take me to the cleaners. I was very upset.

    The guy called me back twice about the finance part. They're making a killing off AHS and they are doing it dishonestly. And AHS has no knowledge of that. If I didn't have prior satisfaction with AHS, I would have dropped them and went to another home insurance company and complained about them to everybody I knew. That's why I thought about it and went, “Tsk. They’re better than this.”

    I was stressed because it was hot. So, I called AHS and said, “Could you send out someone else for a second opinion?” And she said, “Well, if you weren't satisfied.” I said I wasn’t. They sent someone out. That man was honest. He said it would cost AHS $20 to replace the cylinder. That was all that was needed. AHS could easily cover within that 2,000. And my air conditioner is still running cold. The first company tried to snow me, and lied to me.

    AHS needs to screen the people who may be sent out more carefully. Get feedback. Did they report it or not? If they didn't report that they did work, apparently, something's there to break down. Why the customer didn't want to use them. And that's when you get a more accurate picture of what service you're putting out. Because I'm sure AHS sends them to other homes, and some other homes are accepting that work because they’re not knowledgeable themselves about it, so they trust them. And they trusted them out of the item of unnecessary work. And they’re handling their own finances.

    I trusted that AHS would send out a reputable repair person who will not take somebody to the cleaners. When you pick up the phone and call somebody, chances are you will get somebody who will take you to the cleaners. That’s why I like the idea of going through an insurance company, because they’re supposed to screen everyone they send to your home.

    Everything else that I've had a problem with, American Home Shield did it and sent out someone to do it in a timely manner. I also had a problem with my dryer. We had to replace the drum twice. The first time wasn't any problem, but I don't know what causes it to burn out so fast. The hole in the drum, again, so almost right at a year later had the same problem, and it took a while for the part to come. AHS used Sears this time. And I've had problems with that.

    Perhaps he was still in training because he told me when he came out that he had never seen anything like that. He didn't know anything about that. So, he was googling on YouTube and seeing how to replace it. He put it in and because he just touched it and he heard it running, heard it going, but he didn't look inside. After he had left, the next day, I put a load of clothes in to dry, and the thing seemed like it was going. I've heard over a town next to us here, their dryer had a problem with that. And I said, “Oh, I thank God that it didn't catch on fire, start a fire,” because the motor was going but it wasn't spinning. And you could smell something burning. When I called back and told them the problem, it was rescheduled as another thing, but this guy came out again. And this time he took the part thing loose, and I watched him and noticed he didn't even put half of the screws back where they needed to go.

    So this time, we looked inside. It was turning. But a couple of days later on that night, went to put a load of towels in, it wouldn't spin. And when I took a few of the towels out, and had about four or five of them in there, it would turn but it made a loud noise. So again, I had him to come out again. But this time, I told them to send someone else. They sent a guy that was more seasoned. He came out and took a part, and said the young fellow had put something in backwards. That was why it was turning and it affected the belt. And that's probably what was burning. I said, “Don't tell me you gotta wait another two weeks.” But he happened to have a belt on the truck, and he replaced it. I thank God for that. I've recommended others to AHS. They're good and right on it.

    We called American Home Shield because they were offering a free furnace check before winter came. We just purchased this house because we just moved to Missouri in March and we never had that checked so we had that checked. The collector box was cracked, which had been leaking out carbon monoxide. I had to call AHS back so that I could get Julian's Heating and Air back out so they could replace the part. Initially, I set it up online but the only way I'd be able to get Julian and get his company back out is to call them and tell them that I wanted Tim, the tech, sent back out. Otherwise, you'd go in the queue and they would send whoever's available. We liked Tim so I called AHS back and then, I just paid the deductible over the phone. I would recommend AHS.     So far, I like AHS. They did a splendid job on my microwave replacement. I started with the online process. After I filled everything up, it was like, “You can do a video call. Call this number and they’ll walk you through it.” I called the number and it made me do a video call on the microwave, the product tag, model number, and year of manufacture. They said a contractor would come out to see. The contractor called me and came out just to confirm the details. He said it was supposed to be a replacement.     The air conditioner was not cooling and then we noticed that the fan was not sitting correctly, so we turned it off and put in a claim with American Home Shield through the portal. Their website was very user-friendly. Then I got a text message within 24 hours of putting in the claim saying that the contractor was going to be able to come on Tuesday. The tech also mentioned texting him by 9:00 a.m. to see where I was on the list. He said that he would be here after 6:00 p.m. I had taken the day off of work so that I was able to be here and ready when he was here. But then around 6:00 came and I texted him again, he said that it would be a little bit yet. He was here by 7:30.

    The AC unit in the house was not producing cold air. It wasn't really working at all. The gentleman who came out was lovely. He was on time and a good communicator and explained everything. He was very helpful. Apparently, some part that helps produce air or push it through was broken. So, he replaced it and everything's great.

    I did the claim to American Home Shield by phone this time. Sometimes, I do it through the internet. It was a little frustrating because the woman couldn't understand me fully the first time I called. I have two homes that are covered under American Home Shield. I was calling about one home and she set it up for the other home. I caught it before they showed up, but then we had to cancel the transaction because there was a different copay for the other house. So, there was a little bit of a mix-up, but we were able to fix it and it was fine. I've always had a good experience with AHS.

    I couldn't get contractors scheduled when I wanted them to come. But the recent technicians were knowledgeable and thorough.     The AC people who were contracted through AHS have done a great job. There was an AC issue that my bug man found and my pan was gonna overflow any minute. Because of my schedule, the techs were there the following week. I forgot I needed to put two orders in 'cause I have two units and so I did that quickly when the tech showed up. He was happy to check both of the units. He flushed them and cleaned them.

    I like that with AHS, I have the security of knowing that they'll fix something if my entire unit goes out. Not everybody has $30,000 on hand. The price has gone up and it's now $90 a month which would roughly cost me $1,100 a year. I'm willing to pay that if they cover anything that might happen in my home. But I've called about a leaky shower upstairs and that was not something that they would cover.

    The old owners caulked around the tub drain and some of the caulking got down, so it caused the water not to go down the drain. I made a claim with AHS and the techs came out. They had to get the old caulking out the drain and it started flowing well. They were very friendly and professional. And they explained the whole process.

    An exterior electrical outlet was tripping over and over again. With AHS, setting up a request is instant and I can do it any time of the day. I don't have to talk to anybody. The techs were very professional and they worked quickly. But the problem didn't get solved because the issue wasn't the outlet itself but the extension cord that I was using which was shorting the outlet.

    I wish AHS had emergency service calls on the weekend. I had an issue with the refrigerator, which happened on a Friday afternoon, and the contractor came out on Monday.     The contractor came in and it was one guy. He came in, diagnosed the ac. I've had them for years in California. But I hadn't had them in Nevada. So when I found out they were out there, I contracted them for my heating and air conditioning. And they told me that it couldn't be repaired and I would have to replace it. And I was sick. So, I said, “I'm gonna go on and have a second opinion.” I called American Home Shield, and they sent out their technician and said, “We see you don't have any Freon. For one thing, you don't have any. It’s bone dry.” But they said they didn't cover the Freon. They said I would have to pay for that. So, that was 800. Compared to 11,000, I would take the chance.

    They said they would come back the next day after they put the Freon in and check it again to see if it was leaking. So they put it in, came back the next day, and used their little chemicals device, and said, “It's not leaking.” So they said, “Hey, that's it.” And I was like, “What you mean? Goettl Air Conditioning told me that the AC was no good, and you're telling me all I needed was Freon?” I was so perturbed with them, I discontinued my service with them in Nevada, and California.

    It came across my email American Home Shield was having a special on cleaning your dryer vents. I contracted them to come out for the dryer cleaning services in California. The guy came out Saturday and cleaned it, and showed us how all the lint was going back in and it wasn't venting properly. And the vent that we had on there, he was able to fix it so when the dryer is on, it opens up and the heat comes out instead of going in. And he was very nice, polite, and professional. He did his job. He was very knowledgeable and let us know everything he was doing step by step, and I appreciated that.

    No one else had offered any type of dryer inspections. And it was a special going on, so it was $50 off. But the total came up 100, but it would have been 150 if I hadn't got this special. Even though American Shield did not cover that, but the fact that they had the advertisement made me say, “Well, let me check this out.” He said I should do it once a year. And I was, “Okay. Now I know.”

    In Nevada, I had a plumber that come out. And he said I needed a new garbage disposal. And the microwave oven had quit working. So, the appliance technician came. But I didn't need a new garbage disposal. Sometimes, I let family members or friends go to the condo and they want to go to Vegas, and I let them stay there. And somebody put trash down. The tech took a picture of it and showed it. And they cleaned it. I couldn't believe it. I also didn't need a new microwave oven. It was the socket, because it's built in. So, the tech didn't fix it, but they sent an electrician the next day that fixed it. And that was covered under AHS. So for $100 as opposed to buying another microwave oven or garbage disposal, I was satisfied.

    I love having the policy because at least I can have somebody that comes and I'm not paying an arm and a leg. I did that before I joined AHS, and it was a lot. With them, their contractors come out and fix the situation regardless if it costs a lot or a little. Recently, there was a leak coming from my sink and I couldn't figure out where it was coming from but it was building up and flooding under my sink in the kitchen. American Home Shield couldn't schedule the contractor right away and it took 5 days but when they came, they came on time. They went and got a part, came right back, and fixed it within an hour.

    We have more than one policy with American Home Shield. In one of those, we have experience for years filing claims for the AC unit not cooling, and they would send out technicians. There had been multiple air conditioner claims on that property address over the last five years, and every time we opened a claim, it was for the same issue. The unit was not cooling. They would come out and they would check it, and they would tell us there was nothing wrong.

    This most recent service is the first time that it's ever been accurately diagnosed, and a fix was put in for it, finally. They identified that there was something wrong, and that is what was fixed and now, the air conditioner is working. The experience was better than usual because at least the issue got resolved. I'm not terribly happy that we've paid multiple service fees related to an issue that should have been identified three years ago, but we are grateful that this last vendor was able to identify the problem and remediate it.

    Last year, I tried to fire American Home Shield but I ended up getting them back. I gave them one more chance and they did great. My water tank suddenly died. It had water spewing out of it. AHS got the repair guy out here on time. He only took a couple of days and was professional. He didn't have to keep begging them to get me approved to get what I needed done. He told me that I got to pay for the copper piping. I called AHS and the lady said that it was not covered. I was thinking why it was not. There are pipes that have to be connected to the water tank. I had to come out of pocket to pay for the piping, which I hated. Still, the repair guy was very professional and AHS needs to keep him because if I have any plumbing issues, I'm calling him anyway. I would recommend AHS if in the future, they keep working like this.

    Prior to that, I called AHS in reference to a furnace that I had. The incident may have happened on a Friday and over the weekend, furnace people only work during emergency services. If the weather is cold, when it's under a certain temperature, if it's 35 below outside and a person is without heat, that is considered an emergency to me. American Home Shield needs to make sure they have a list of emergency contacts when that's happening. A person shouldn't have to wait three days and go without heat. I had to go out and buy heaters and warmers to my house and it became so bad I felt like they were never going to fix the problem. I was having to purchase a brand-new furnace, when I had that warranty with American Home Shield.

    You can only fix the problem so much. AHS has a way about making sure things are done before they replace a furnace. But it was obvious it needed to be replaced. It was old and going out all the time. There were too many times where I was out without heat and I did not like that. They slacked on that so I cancelled American Home Shield. I got so frustrated that I would have to take a loan out to have my furnace. I'd rather have peace of mind. When I had the warranty, it should have done the job right then and there. I shouldn't have had to wait. Even for somebody to come out, they should have looked a little bit further. They were having a hard time finding techs in the area. I said that they shouldn't offer service if they do not have technicians or the people in the area for that service.

    American Home Shield’s process of selecting companies that would do the work is questionable because some of these companies, they come out and look at the project, and then they decide if there's something that they can bypass American Home Shield, they would do that. So, that way, they would charge an up fee or a different fee. They would state it to American Home Shield in a particular way that American Home Shield would say they won't cover it. Then they would do the same job that American Home Shield would have covered. They would do it in a different category and that way, they can make more money. Still, having American Home Shield is beneficial as long as their communication is strengthened. So, it’s as if there's a loophole there and that's where the contractors know that they can take advantage of it. Precision Plumbing was really good. They were very honest and they came through. They didn't play games.

    There was a crack on one of the ducts in our central air unit. The techs came out the next day, got in and out quickly, and cleaned up their mess. They were great. With a home warranty, I'm able to get someone to come out quickly. Very often, when you're waiting on a manufacturer warranty, they take longer to come out, and they usually don't come prepared. We had someone come out for our refrigerator once, and they came and didn’t have the parts. They had to order them. It wasn't as convenient.

    The only thing is that the yearly rate going up hurts the pocket. But overall, the service and responsiveness are good.     AHS initially sent Action Plumbing out here and he was rude. He asked why was our water turned off and left without doing anything. When we contacted the other company, Short's Plumbing and Drain Cleaning, their tech immediately knew who we were talking about, so evidently, it's something that he is known for doing. The tech from Short's Plumbing and Drain Cleaning was very professional and I told him that he is the person that I would have wanted to come for all the service calls that I've had since I've been dealing with American Home Shield, from the incident with the air conditioning on down. If every company had the customer service skills that he had, everything would be superb. He told me what the problem was and said that he would submit the report to American Home Shield. And even after submitting the report, he gave me a call back to follow up. Normally, I just get something from AHS but he did that himself.

    He was unable to get the parts though, so he instructed me as to how to get the part without cost by calling the manufacturer. And the part is on its way. All in all, having AHS prevents the overhead cost but I didn't like the incident with the Action Plumbing. When I called to report his behavior, the person that I spoke to on the phone was telling me about how I was going to have to wait until he filed the report. Why do I need to wait for the tech to file a report when they already have my money? Every time you express your displeasure with something at American Home Shield, they want to hear from the company first. Things would be easier if their customer service could be much better.

    If I could give AHS negative stars I would! A home warranty is supposed to give assurance that you can quickly, easily, and at minimal cost repair your home with quality contractors. AHS DOES NOT OFFER THAT! They take your money year after year and send subpar contractors who either take forever to get around to providing service OR they do shoddy repairs that you'll end up having to have redone and paid again. Then when you try to dispute with AHS to get the service you've paid for for they give you the run around. When you finally get someone on the phone they are unhelpful and show such a distain for your issues. To get resolution in one case, I had to involve the BBB because they would not even call me back.

    I have been a long time customer and I have HAD IT. I will not renew my contract ever again and I tell all my family and friends not to use them either. Nobody will ever care about your home the way you do. AHS is a prime example; they don't care about you or your house, they just want your money. Take the money you'd spend on a AHS contract and put it in a savings account for home repairs. That way you can find reputable contractor on your own and use the money to pay for work that actually gets done right, the first time.

    On 06/10/2022 I opened a ticket and paid the $100 to have my Heat/pump checked because it was blowing fuses. They came out and said it was just a bad fuse and put in another. And they recommended I have it cleaned. Which we did by another company. It worked for 1 hour before it blew the fuse. I left on a 3 month vacation. I came back and it still was blowing fuses. On 08/30/2022 I opened another ticket with them. I paid another $100. This time I asked for another company to come out since I did not trust the last one. The new company came out and said the Compressor was bad and needed replacement. That the issue with the fuses was that the compressor had grounded itself. But I would have to pay $700 out of pocket for the gas. I told them okay do it. On 09/02/2022 They ordered parts around 09/02/2022 and told me the parts were going to be delivered on 09/13/2022. I have been calling almost every day.

    On 09/15/2022 I called and the parts were still not at the repair company (All Temp Mechanical). That’s what ALL TEMP MECHANICAL said. The outside temperature was 114 and it had been an extreme hot week. I am still waiting on the parts. On 09/21/2022 I called and I spoke to a representative. They told me the parts were at All Temp Mechanical. I inform him that the company ALL TEMP Mechanical had a suspended license and was not licensed to work in Sacramento. He told me he would send my request up the line to get me reassigned or a service dollar amount okayed for me to get my own company to repair the unit. He said he would call me back. On 09/22/2022 no call back. On 09/23/2022, I called again and they said they would call me. I let them know All Temp Mechanical was not licensed.

    09/29/2022, they still have not called back. My contract is now expired and my service requests and other information has disappeared from the website. 10/03/2022, called again, they have not called back and they still tell me parts are ordered. Again I asked them to change the vendor from All Temp Mechanical since they have a suspended license in Sacramento CA. They said they would and would call me back. 10/04/2022, no call back. 10/09/2022, no call back. Nothing fixed, no answer from suspended license company All Tech Mechanical. The status on the website is Parts Ordered. My feeling after various conversations on the phone was that they had not ordered parts and are not going to. They just want me to go away.

    I like dealing with AHS but I do not like their customer service. They'd gotten better with being able to understand their reps, but you can tell that English is not their primary language. It would be nice to speak to someone that you really knew that they knew what you're talking about. They say that they understand certain things but they really don't. Then you talk to the company, and they get surprised with how they put things in. So, I like the new thing where you instantly get an email and get the information about your claim. I would immediately call the tech and usually, that's when we'll find out that what the reps put in is different from what the problem really is. So, the tech will ask me what's the actual problem and and I tell them. Then they can send somebody out with the correct equipment.

    A little over a year ago, I was going to cancel AHS because they really messed up on deductions. It was right at Christmas and they were taking hundreds of dollars out. They had some kind of glitch in their system and people put in the wrong information. It took a few months to get it straight. I also had a lot of contractors tell me that AHS is a pain in the butt to deal with sometimes, but they pay out.

    I like American Home Shield. I’ve been with them for quite a while. I haven’t myself or know anybody that had any problems with American Home Shield. I always tell people that they should get covered. The coverage pays for itself so I always have it. If I have a problem, one of their contractors come out. They get the problem fixed. This is my second house I own. On my first house, it was the same thing. When the hot water goes out, they come in and fix it. I extended my coverage, and now they cover the roof and some other things. I paid a little more to get more stuff covered. Recently, a repairman came in for the AC unit. The fan wasn’t turning. He changed a switch and was in and out of here in 20 minutes. He got the AC unit working.

    The contractor was good. They got there within a couple of days and tested the garbage disposal, and determined that it needed to be replaced. They had to get approval because they had to update the pipes under there because the new one wasn’t gonna fit. Then they said that the warranty would cover a builder grade, and they recommended a higher one. They were charging too much for the difference between the builder grade and what the better one would be. But other than that, they did a great job. They were friendly and I like them.

    Recently we had a pool tech who was really knowledgeable and has good work ethics. American Home Shield is a wonderful thing to have. But where we live, when we call and ask them for help, it takes a long time for them to find someone who is willing to work with AHS.     The drum on the dryer was loose. So, it was grabbing clothes and then leaving burn marks on them. It's like I just kept trying to use just a little bit of heat on the very lowest setting that I possibly could so that I could get the wrinkles out of the clothes. Sometimes, I can only deal with one thing at a time. So it was like, "Okay. I have to get these other things finished before I can go on to this.” I was so thankful that the tech got that working properly. It took two trips. It took one to come in and look at it and pull things apart and then diagnose it. Then, they came back 10 days later. I was really happy with their service. They kept me informed.

    From the get-go when I contacted American Home Shield via the computer, they contacted us right away to set up an appointment. I was really happy with that, and the guy was right on time. He was very knowledgeable. I was really happy with him. He was very respectful. He called like 10 minutes before he was coming so we could get our dog collared. It was a very good experience with these people. We've also had very good experiences with American Home Shield with everything. In fact, we've got a guy coming today to look at our garbage disposal.

    We had replaced our HVAC. It didn't actually die on us, but I'm not aware I can take the heat from the Arizona temperatures. So last year, we replaced that on our own. Prior to that, whenever it went down, we would just get in touch with American Home Shield, and they would get us signed up with somebody to come out and look at it. So, we are very happy with the American Home Shield process. So far, all these people that we've had to deal with have been very good. We've been with them for about 15 years now. We're sticking with them, even though they're going up in price. Everything else is going up. So, it is what is.

    The service tech called me when they were on their way, and they were here when they told me they were going to be here. Everything went great. The main brain of the stove quit working. The face plate had smashed down so far to where I wanted to use it, it was still usable, but I had to get something and try to go underneath there to control the dials. It's a very old stove. It was there when I bought the house, so I figured that the company wouldn't have been able to find the parts to replace it, but they did. They replaced it.

    As much money as I paid in the last five years to American Home Shield, I said, "Well, I don't see why they wouldn't get me another stove," but it doesn't work out that way. I work in customer service for medical equipment and I know what an issue it is to get parts and supplies. I assumed that it would have been the same thing with household items as well, but I was wrong.

    I've only had to file one claim, which was recently, and everything went with flying colors. I did everything online, and it was very simple. I'm not very technical, so I thought, "Oh, my gosh, I'm gonna have to speak to a robot," but it went much easier than I anticipated. Because of the ease of use and service, I have absolutely no complaints. I would give them a 10 if there was that high of a rating.

    So far, my American Home Shield experience has been good. We had called because our air conditioner stopped working for a couple of hours, and then it started working again.     American Home Shield called me the same day I put the claim in for the sink that was leaking. They said they could get somebody out. The repairman was out quickly. I was more impressed with this repairman than any of the other ones that had come out to do services for me. He was knowledgeable and in and out very quickly. He showed me what he fixed. Usually, they'd say, “There was a problem. I fixed it.” Nobody's ever taken the time to say, “This was the issue. I took photos of the before and after so I can show you that I fixed it. You shouldn't have any other problems. If you do, give me a call, I'll come right back out.” My refrigerator messed up three times, and the same contractor kept coming out. I ended up having to get a whole new refrigerator because they never fixed the issue. I've had other experiences with setting up claims and nobody calling me. They were not getting somebody out.     Our refrigerator was not working. AHS sent someone here. He tried to fix that, but it wasn't fixed. Even when he was leaving, I told him, “It's not cold. It's like the hot air is inside.” He said, “No, give it a couple of hours.” It was really hot. It was summer. After he told me it was fixed, I bought a lot of groceries, including meat. In the morning, everything was smelly and the fridge was hot. I called them back and told them what happened. They said, “We're gonna send someone who knows in two weeks.” I said, “What are you talking about? I need a refrigerator.” Then they changed it to a week. We finally went and bought a fridge ourselves and replaced that. We just threw away the old one. I called them and I said I bought a new fridge. This whole thing took about a month from the first appointment. It was back and forth. It was a really bad experience.

    For our air conditioning claim, the guy came and said, “This is installed incorrectly. It’s not part of the service. We can’t fix it.” I said, “What are you talking about? We have this air conditioner for 15 years and it’s been working perfectly.” He left. We were, again, back and forth with phone calls. I gave up. So, we hired someone on our own. All they needed to do was there was something with the electricity and they fixed it. It’s been working since.

    A month ago, our microwave broke. This time, I had totally different experience. They sent someone and the guy knew what he was doing. The minute he would turn on the microwave, it would smell really bad. The guy, the minute he checked that, said, “Yeah, this is very dangerous.” He unplugged it and said, “AHS is gonna contact you.” They contacted us and this time was very pleasant. They replaced our microwave.

    Recently, one of the sensors near the center went bad and it turned the furnace off. The techs were knowledgeable, friendly, and professional. But one time, I thought I had to replace my AC unit. AHS they said they would not replace it. They would give me the money for it. The one concern I have is would I get a new unit if I had a catastrophic failure, or would they just give me money to cover part of the cost and I would still end up paying out of my pocket?     The spa was not heating up and I was getting an error message on the heater that heats both the pool and the spa said the high end something rather unit was out. So, the contractor came out to replace that. However, I don't love the automated system to put in a service call and that I give a $100 without talking to a person. l call American Home Shield, it routes me to an automatic menu. And I gotta fight through that. I would say, "Pool heater" and they would be, "You want someone that can fix your toilet”. No. I gotta go back. It's hard to get the specificity that I need.

    I didn't know that we had used this company before. So again, I went to the automated system. I wasn't familiar with who was coming. I also didn't know exactly when they would get here. And they didn't come within that window. But they came and fixed it without me knowing that they were here. I want to know when they're here or when they're going to be here so that I can go out there and see what was the problem, and what they are doing. I want to have that so I know what's going on.

    American Home Shield has been great. I've had different home warranty companies on different houses and American Home Shield is the best so far. Whether it's my primary home or rental property, some of those big ticket items, even with the appliances, the air conditioning, and here with this house, with the pool et cetera, it helps give me some peace of mind knowing that a lot of that stuff is covered. That is a huge benefit. I will never own a home without having the home warranty company. And when I sell a house, I offer to pay for one year for the buyer or when I buy a house, I will request that they put in that one year. And I can see if the company is good or not.

    I had an issue with my refrigerator's ice maker. AHS sent a tech out and he replaced a part. A couple of weeks later, the ice maker wasn't making ice. We got a new ice maker and then the part that the ice shoots out of was broken. He ordered both of those parts and put them in. Three weeks later, it started making shaved ice. AHS sent a new tech and he was awesome and prompt. He took it apart and said that the previous tech broke the part when putting it in. He ordered another part and it's been perfect ever since. He was a very nice gentleman.

    I had another tech come for a toilet and he was the same way. He broke the part that he put in and he didn't know that he broke it. So, I paid another $75 and I wasn't very satisfied.

    There was something wrong with the air conditioner. The thermostat was going blank repeatedly and shutting off the AC system. So I didn't know whether one was affecting the other so I put in a ticket for that online. American Home Shield came up with Air Boss as the suggested vendor. They’ve come out before and I liked them. I just want to be able to keep using them. So, if ever I go in there and it gives me different vendors, then I will give a call and speak to the rep and request other vendors if possible. Air Boss is good, which is why I keep asking for them no matter what the problem is. They show up on time and come when they say they’re gonna come. They communicate well, diagnose the problems very fast and get the job done. We haven’t had to call back for the same issue ever with them. I'm very happy with them.

    Initially, I had some issue but now, American Home Shield has been responsive. It’s not so much AHS but the contractors who are associated with them. When they give the name of the contractor, you read up on the reviews and they are bad. I'm disappointed. They don't return money and all that stuff if they don't do the job. I had a issue and one of the contractors came and stated it was a preexisting condition. The guy said I needed a new air conditioning system. When I complained, somebody else came and it was just a capacitor that was needed. Before I listened to them, the contractor would have charged 10 grand.

    American Home Shield wasn't covering it initially. They said it was a preexisting condition. It turned out not to be one because the contractor was in bed with American Home Shield. When I had the second opinion, the techs came in and did the job. It probably cost them $200 and it wasn't preexisting. It wasn't the issue which the initial contractor had stated. Mostly, the contractors are trying to make money. But not all the time. AHS has some products which they say you can have a free one-time check-up for the heating system, which is a good deal. Overall, it’s a good company and the contractors are the only issue I had. The customer service is good too. They had a text system where you text information. So, I usually deal from there.

    Our refrigerator would work for two weeks, and I would have to unplug it and plug it back again, because it would stop working. I took it to a local repair guy. He couldn't find anything wrong with it. Probably, becauseI unplugged to take it to him. He would plug it back in and it works. We took it home, and it continued. After six months of living like that, I called American Home Shield. Sure enough, it was covered. So, we made a claim. The tech came in with his equipment. Wife showed him the fridge. Within 30 minutes, he determined that something was wrong, and he said it wasn't repairable.

    The only difference is, which I could have fought a little harder was, all of our appliances are LG and our old fridge was too. But AHS offered a GE replacement. You can't tell the difference, except the logo on the top right. Different logo, stainless steel, same water out front, ice up front. If we ever do sell the home, they're not matching appliances anymore. But it was quick and easy.

They sent a technician that said that the washer needed to be replaced. Then they sent another technician because they needed to corroborate what the first technician said. The other technician said that the washing didn't need to be replaced and that they need to have a work done that they don't do. If they do it, they have to charge me for it because it's not part of the coverage.

    I was having trouble with my fan. Every time I would cut it on in my bedroom, it would short out my electricity. American Home Shield sent one company out to look at it, and they just looked at it and said, “Oh, it's something missing.” I said, “What's missing? Why would something be missing?” Still, it would come on, but short out every day. The company contacted me afterwards, trying to see if I would deal with them personally. They just wanted me to pay them. They didn’t even cut off the electricity to try to see if the fan was shutting down. I said, “No.” I got a second opinion. The next company came out, looked at it and said it was the fan. They put in the claim, came back out, and put the new fan in, and everything has been perfect.

    American Home Shield is really great and I really appreciate the communication I get from them. They're so fast. I do my claims through the portal. I tell them what I want done and they send me messages. Once I put in a claim, they contact me right away. The techs tell me what they are doing and how long it should take.     It's been a success every time we've used them. Recently, we had an AC unit start leaking in our attic. They solved the problem with that but it damaged one of our fans. I didn’t feel like paying another $82 for them to come out and say, “Your fan’s broken, and then turn around and buy one.” So we just bought one. I've also had a septic pump go out and the techs replaced the pump. But I've had four different issues I could fix and whenever I put in a claim, I can't put in three things. If I had a plumbing issue, the plumbers could fix my dishwasher and my spa tub but the system won't allow me to. It'll just say, you can fix this or you can fix that and you have to pay your $87 for each service. Other than that, I recommend Home Shield to everybody I've talked to.

    For our recent claim, the water heater went out. They replaced it. It took a couple of days. They had to order it. I was satisfied with the Silver Eagle and the service they provided. I was disappointed that American Home Shield only covered just the water heater, didn't cover $750 extra for the installation and added plumbing that was required with all new water heaters. So I wasn't happy with that.

    I had an issue with my hot water heater and the technician was good. He changed the thermostat that day and fixed it. Prior to him leaving the property, it was working. However, a couple of days later, it wasn’t. The thermostat had gone out and I had to call for a re-treat. It wasn't a new thermostat.     We had some severely clogged drain lines under the house and we had a late Saturday night that neither one of our toilets were operational. The contractor came out and got it fixed for us that night and they were even kind enough to not charge us the additional after hours, emergency call fee since they had been out previously within the past 30 days on the same issue. So, they did right by us. At first, the guy who came out wasn’t sure if he was going to be able to resolve the issue at nighttime and with the equipment that he had, but he was able to. He was persistent. I usually make a request online and there was one time when I made one for a plumbing issue that it wouldn’t let me do it online for some reason. I had to talk to one of the customer service reps and whoever it was that I talked to was extremely helpful. It’s been a very good experience with American Home Shield.

    The refrigerator was not making any ice. The company called and asked me what was going on with the refrigerator, and the time that they would be here. They communicated very well with me. The tech that came out was very professional. It was the fan that was frozen with the ice, that had to be replaced. So, he came back twice. First, he ordered the piece for the ice maker, but that didn’t help. It didn’t make the ice. He came back. He ordered another piece and replaced that. Now, it’s working. Any claims that I made, AHS sent someone out within the next 24 hours and they fixed it. There hasn’t been any claim that I have had with them that they haven’t fixed. AHS is a great service coverage to have. Everybody should have it. I have referred at least three people to American Home Shield.

    The reps I spoke with when I called American Home Shield were very good at understanding. They took multiple claims at one time. My sockets on the outside and in the garage of the house were not working and the techs were fast and fixed the exhaust in the bathroom and the socket. Everything was on the same day and they explained to me what they had to do. They replaced a board in the back so the sockets could work. So, they were good. If I’m shopping around for home warranties, I would go with American Home Shield first.

    The dryer wouldn't turn on while everything else in my little wash area did. And before that, I always had to use time dry because it didn't seem to dry my clothes on the other setting. The website is so easy to use. American Home Shield sent me the information right away, who was assigned to it. And if I didn't hear from them, this was their number and I could call them. But they called that day. And they came out earlier, but I was in San Francisco so I couldn't be there. So I scheduled it for the following Monday.

    I was surprised when a young lady came out. And she was a service representative. She was wonderful. Not only did she find the problem - which I'm embarrassed to say was the circuit breaker - but she explained that yes, everything else would work because the dryer was not a separate thing. But I told her about the other problems that I was having with it not drying. And she said, “You probably are overloading your dryer.” And she showed me where the sensors were. She said if damp clothes don't make it out far enough so they reached that sensor, it will shut off. So, she was informative and I was impressed.

    I would punch the microwave in like we normally did and it just would not work. So, it came to a point to where I ran out, bought a cheaper model, and put it on the countertop so that we can have something to heat things up. Aside from that, the glass cook top on the stove popped and broke. It's split somewhere between 6 and 12 inches. We called AHS and it was the easiest thing I've ever done in a situation like this. They told us that the claim was assigned to the contractor that they used in our area, then I got a call from them to schedule. I was made aware of the fact that they are licensed and where they were located, then we set a date.

    The guy who came out was very professional and polite. He explained everything to a tee and I was impressed with him in doing that. In fact, I asked him if he sold appliances at his store and he said they were strictly doing repairs only and that I'd have to work that out with AHS. That was very admirable. In the end, AHS stated that we would have to replace everything, so they sent us credits. We've already gone out and purchased the new stove and the new over-the-oven microwave, and we're waiting for it to come and be installed. These people have really stood in the gap for me and I'm very impressed with this home warranty company. I've worked with a lot of people in my years in business and these people were the kind of people I would hire.

    American Home Shield’s service overall is acceptable. But my problem is I was calling them out for the air conditioning unit almost every month and it was not being resolved. The first time, the tech said it was an issue with my filter and that it was filthy. I got another filter but the unit still had the same issue. It's the same exact issue every time and it wasn't until this last time that the guy actually took a chance to take care of everything and looked in detail of really what was going on. The third guy came out on my third call and he said they should’ve offered me a filter off the truck and just charged me for that filter. I ended up paying $375 for something that could have been taken care of at a 125 cost. American Home Shield needs to be more concerned about who their vendors are and if their vendors are truly following through or just doing enough to get that initial check.

    My recent claim with American Home Shield for a rekey was okay. That one didn't take too long for the contractor to come do. But a lot of the other requests that we have for AC repair, heater repairs, water heaters, appliances, stuff like that takes forever. And those are bigger concerns for us, because those are with the tenants. A lot of times, they need hot water or they need the stove to work or they need the AC or they need the heater to work, but it takes them way too long to fix it. A lot of times we end up just having to come out of pocket and fixing it ourselves, because the tenants can't wait. I'm thinking about canceling AHS.

    Whenever we've called American Home Shield, they always have sent someone out that handled the problem for us immediately. The vendors have been good. We had a little bit of a concern once with an AC vendor. But they came back out and eventually got the problem fixed. Recently, the garage door remotes would not work. A repairman came out and and knew it right away soon as I told him what the problem was. He told me that it was a blown capacitor. He replaced a sensor inside the garage door panel board. He reprogrammed the two garage door remotes for me and it worked fine.

    The base of the faucet in the kitchen came loose. The plumber had to go under the bottom of the sink to tighten it up and he had said it might not last. But I did have to have it replaced. They couldn’t replace it with the one that I had. They would have to replace it with something less expensive. He also repaired the one in the laundry room and there was no problem with that. But I'm upset about my sink. If they’re gonna replace it, they should replace it with the same product that I have. Don’t give me anything cheaper than what I have in my house.     There was a significant price increase this year. Last year, it was $1 or $2. But this year, it was $7 or $8. So that was a surprise for me. But I called them about my disposal and they sent somebody right away. The plumber was very nice. He introduced himself, but he didn't have a badge. They sent a text ahead of time saying he was on the way. So I knew it had to be him. So I was okay with that. He came on time. He was very polite and helpful. He told me how to prevent the problem again and what to do if it happens again.

    The claim process went very easy. All I had to do was call. But the thing that's confusing to me is that there are three different names that American Home Shield uses. It's billed as one thing and then it's AHS. Then I got a letter from some other name that I had never heard of before. But AHS was in parentheses after it, so I figured out who it was. But it took me a minute to figure that out. So it’d be nice they settle on one name.

    We've been with AHS for over 20 years. The service has been up and down. When we first got with them, we really didn't have any problems. But this year and last year, we've had some bumpy experiences dealing with the air conditioner. This is the first time we had an ugly experience like this, where a company came by and reported wrong information to AHS. We had a receipt from the company that did the work which was All American. AHS acted as though they didn’t believe us. This company had either done some work with somebody else, but it definitely wasn't us. We sent them the receipt so they could see it. It still took them four months to even fix the air conditioner. It was a real mess. It was the worst time we've had an experience with them.

    It was in the summer and it was hot. It felt like they didn't really care about the customer, no matter what. It was really disappointing. We almost dropped them ‘cause that was really an ordeal. Also, a lot of their representatives don't speak English that well. After going through back and forth, we finally got somebody to really recognize and they finally got somebody out to look at the unit. This company said the unit was going and they replaced it.

    Sometimes I like American Home Shield but sometimes I don’t. It’s case by case. When the air conditioner wasn’t working, the contractor did good. They had to go back and forth and get parts. Then it took them a few days to get the parts but they did the work. But I didn't like that all of the conversations was over text. They wouldn’t call you personally and explain things. I asked them, “I like to speak to someone.” They said they would not have that. They were just gonna do it via text. I didn’t really care for that part. Also, American Home Shield's price went up. I don’t know why they changed the price. They charged me extra without any notification. It's $20 more per month and I have three policies with them. So that’s not likable.

    The washing machine stopped running in the middle of the cycle with the tub of water full during the rinse cycle. Then it would do the same thing with the next load. And after a while, it wouldn't do anything in any of the cycles. I submitted a claim with AHS and a tech from AG Appliance Repair came out. He took the thing apart, then he took it apart again. But he said he couldn't fix it, so he left. Then I got a call from AG that they were going to send their specialist and he's scheduled to come on the 25th. All in all, AHS has been better than the last company I had. So far, they have fixed everything but the washer.

    Service people came on time and checked the AC. They found that there was some sort of belt in there that had broken and the motor had overheated too. They had an extra motor. But for the belt, they had to go get one. They came back and had the AC fixed within an hour. That was a good experience. But the last time I had to use American Home Shield, I didn't like the plumbing company that got sent out. The service person missed his appointments and wouldn't answer his phone. We went almost two weeks without our water heater because he wasn't making his appointments until the company called him and he finally showed up. BlueTech Plumbing is the only contractor that American Home works with and I definitely wouldn't want that guy back out. I wish there were more options at least here in my town.

    I've had somebody come out for a refrigerator, and that was fine. I also had a claim for a stove that is doing the same problem that we had before. I called it in today. However, last Thursday, I called about a hot water heater tripping the breakers, and no one has called me since. I've called American Home Shield three times, and they still can't find any help for me. If they're not going to have an appropriate time for service response, they should refund the payment to the person. I should be refunded the $100. I've been sitting here boiling water so I can get a bath because my hot water heater’s not working, and that's unacceptable. They should call their customers within 24 hours to give them a status update as to what's going on.

    I'm glad I got American Home Shield. It's beneficial to have all my appliances under one umbrella. The only annoying thing to me is that they change contract numbers every year. I have two homes and I try to keep the two accounts separate but every year, they change accounts. It would be nice if they put a letter behind instead and not give the account another number. When I call and I give my number, the reps say, “Oh, that policy has expired.” A lot of times, they don't know the new number. That policy renews each year and they should just keep the same number.

    Also, what they pay for Freon is not even a 10th of what it is. So when things go up, they need to review their policy and make sure the market value of things has improved. They pay $10 a bag for Freon and it's now $300 a bag.

The workmanship of some of the vendors had left a lot to be desired so I have had to call back a couple of times. Largely, my issues were addressed. In one case, after two times with this one particular vendor, I told American Home Shield not to send that same person out, and they didn't. They sent someone else and they fixed the problem.

    American Home Shield has saved us some headaches though the reverse is also true because each time I do a service call, I have to pay a fee. This last issue I had, it was just a matter of turning a screw so I felt like an idiot. There I was, paying this money out and somebody showed up. In 30 seconds, they fixed it with the turning of a screw.

    My air conditioner kept kicking off the circuit breaker. I made the call to American Home Shield and the AC people came out and looked at it. They did some tests and the tech said, "You know what? The AC's fine. It is your circuit breaker. It's going old. But I don't do circuit breakers." So he went back to American Home Shield and they transferred that to an electrical person. Then the electrical person came out a couple of days later. He came in, did some checks, and said, "Yup, the breaker's bad." He had one in his truck and put in a new 50-amp breaker. He did his job. I've had American Home Shield for two homes now and I've always been impressed with them. It's worth it for me.

    American Home Shield has been great. I had a leak and I just made a phone call to let them know what was going on. They walked me through the process, and they scheduled someone to come out.     We've had an issue with a specific provider for our microwave. I've had to call and ask American Home Shield to not ever send that specific person out again. He's been unprofessional and rude. He has a three-fold pressure copy receipt and he tried to cheat out myself and the company by having me sign the pink copy without writing down what his estimate is and what's wrong with the microwave. I refused to do it the last few times he came out. But he gets mad and yells and calls names. Then, he will write on the back of the pink receipt.

    When he did it the first time, I called and said, "Please don't ever send him again." We've had some issues with the microwave and he came out the second tim. I didn't know it was going to be him coming out and I wouldn't let him in the house. He got very, very angry and abusive. Interestingly enough, I recommended the service to my brother who lives about two blocks away, and he had an issue with a dishwasher and the same gentleman came to his house. My mom lives in this house and was there for the dishwasher repair. He did the same type of thing. He tried to get my mom to sign the back of a receipt. We're presuming so he could say that there was more wrong with it than there actually was to charge American Home Shield more than was really wrong. We wouldn't do it and he did the same thing. He yelled, called, and wouldn't fix the issue. In fact, my brother repaired the dishwasher and it broke a week later and flooded his kitchen.

    I called American Home Shield. I told them that I needed someone to come out and service my gas unit. The tech that came out was great. He told me it was in perfect condition and that there was nothing wrong with it. But I wanted to make sure before I turned it on for the winter. American Home Shield has made me mad a few times because they sent somebody out here, like Beaches Air Conditioning and they were terrible. They told me so many lies. I was trying to get them to come out and check my furnace, just like Josh did. Said, my unit needed all kinds of parts, and that they were ordering them.

    The man that came that time from Beaches Air Conditioning and Heating, told me he lived in Florida, and that he would order the part. When he came back up, he was gonna fix it. But he never came back. Beaches and Air would never answer the phone. I kept calling American Home Shield every day for about a month, before they decided to send me somebody else. I was very dissatisfied with them at that time. I was going to cancel them and get somebody else. But they told me they would make it right and would send me somebody else and they did.     I paid for a whole year upfront for American Home Shield and then, my husband took over. So, we’ve had it for five years or maybe longer. I had it at my old house too and we called them and had issues. We called the plumber three years ago and they came and looked at the leak. I paid 100 bucks and they said they couldn’t fix it. We sent all the pictures beforehand and they couldn't tell us this before they even came out, knowing they couldn't fix it. Then, that same day, all our tools in our garage went missing. Five power drills were stolen. We couldn't prove it was them but it had to be because no one comes into our yard. Our house is very far away from the road. We have fences. We have our dogs out all the time and this was the only time our dogs weren’t out because they were working on stuff outside.

    Most of the people that have come to our house that have been recommended by American Home Shield have been the shadiest people I've ever seen. I wish we were able to pick our own people and not take the people that are recommended. Apparently, there are two plumbers coming on Tuesday and I’m terrified. AHS told us to use these guys. We haven't had any problems with these people and they’ve been super awesome so far but I read the reviews and they were not the greatest.

    The water never stopped when we would flush the toilet. So, I called AHS. The tech fixed it and it works very well now. The guy did an excellent job. The other thing I had was the water from the sink that didn't come well. When the tech came, he unscrewed something, then he had the water coming very well. AHS is a very honest company.     Every time you make a claim with American Home Shield, it takes a few days. Sometimes you can’t wait a day with the contractors. The contractors tell you the next available time is four days out. Other than that, everything gets fixed right way. Every technician has been fine except for that one experience where the technician came but did nothing. I needed freon in my AC, but he said he ran out because I was the last stop. He still made me sign something. When I called American Home Shield because he had never called me back to follow up when he was coming back, they said that the guy closed up the work order. Luckily, American Home Shield opened up a new one without charging me and set up a different company to handle that AC situation.

    American Home Shield needs to be more active with the contractors. For some things, I understand it takes a day or two for the contractor that they assigned with to be available. But whenever they assign a customer to one contractor and notice that the customer is waiting a week for the contractor to come in, American Home Shield needs to follow up with the contractors. They could have a policy where contractors, to get paid, need to be at that appointment date in less than three days.

    Our AC stopped working. It turned out the motor was defective. The contractor was very good, and very, very professional. But it was hard getting the technician to come earlier. We live in the desert and it was very hot, especially in the summer. If the contractor couldn't make it early, we wish we could have options or a different provider. But not long after I filed my claim, I got a notification of who was assigned, and then they did contact us. Another issue was getting in contact with them initially was kind of tough.

    I had some issues with my dishwasher and microwave and my washer. I made a claim online to American Home Shield, paid the deductible and they sent a third company out. The company never dispatched anyone so after five days, I called them and they scheduled someone to come out immediately. They were able to fix the washer. They ordered a part for the dishwasher, which needed a control panel but my microwave wasn't covered under warranty because it was a countertop microwave. I called them back to get someone and asked how much it would be out of pocket but no one followed back up with that, so the microwave is still just sitting. I wish someone would call me back to see if I can get that resolved. It's a $500 microwave, so I wish I can get it fixed. I gotta get a new microwave, it's fine. I just wish that I knew that a $500 microwave wasn't covered under the warranty.

    American Home Shield is straightforward and they cover things. When I got them, they said, “Yes. We do cover leaks and the water heater.” Also, the repairmen have always been good. They've done their job. The HVAC has a water condensation pipe and it was leaking all the time, so I had to put poles underneath the air conditioning unit to stop the water from spreading all over the floor. I knew I need to go into the unit itself to replumb it so it wouldn’t leak anymore. So, I asked the fellow to take a look. He said, "Yup. I’ll go get the parts that I need. I’ll redo it. I can see it leaking all over the floor.” They got the unit working correctly. In this case, they stopped it from leaking all over the floor. I would catch all kinds of buckets of water underneath because the leak started from the condensation pipe so it leaked all over the floor. I go in there and I see a dry floor, and I don’t have to worry about it.

    I like American Home Shield’s service but I don’t like that if you have different things to repair, it’s a separate deductible for every little thing. I wish that it was a two for one deal or buy one get the second 50% off. Other than that, if it's just one or two things going on, I have no complaints. It’s very good. As far as AHS getting the people out as far as my plan and what it covers and how quickly they get it arranged with people, it's good. The only other thing is that they could expand their vendors. I recently had to have my garage door repaired and it broke at 10 o'clock at night. I was in my phonebook and a company says 24-hour door repair. But I couldn't call on them because they were not a part of AHS. So if they could expand their network with different repair people and consider putting 24-hour repair people under their umbrella, that would help. I was frantic about leaving my garage door open for four days but I had to just deal with it because it was what it was.

    The contractor for my garage was very knowledgeable, which is what I love. He was friendly, straight to business and he got it fixed as if it was not a struggle nor a hassle. He could have fixed it with his eyes closed but it seemed so difficult to me. I was thinking how in the world it was gonna get repaired and it was gonna be something that was not covered. And I was gonna have to pay for it and he would have to come back. It was none of that and he got it done. It was unbelievable so I was happy.

    When I made a claim, the man changed it from my regular stuff to a new policy. I kept calling in for a whole month and American Home Shield said I couldn't use the policy even though I've been with them for over two years. That's where it falls into the wrong place when it comes to trying to make a claim. There was an older man to start with. But a younger guy took over. Then, I called again and it went about three months. Again, AHS tried to claim I did not have a policy with them. When the electrician came out, he said that they said I only had insurance with them for a month. I said that's not true. But it's fine. It was just that one mess up. I'm having problems with the electrician though. He already came out, but he said he was waiting for stuff to come in. And I hadn't heard anything. But when I had a plumbing issue, the plumber got out here fast. He was nice and replaced the pipe in no time.

    Pride Mechanical was quick and professional. My AC was turning on, but it wasn’t cooling. They came out the same day and relayed what was happening to my AC, then they were able to get it fixed right away. They were good. Besides the AC not cooling though, the technician told me that it needed Freon, but American Home Shield could only cover $10 worth of Freon per gallon. That wasn’t written anywhere on their website.     My son uses American Home Shield all the time. I have three houses, and I've had it for two years. I’m also debating if I'm gonna use them for my fourth house.     My AC was making a loud noise, and I just moved into this place, so I thought, “Oh, well, I need to find out why.” An AC guy came out and said I was hearing the capacitor. He was very nice, and he explained everything to me, which was good. He said the capacitor was gonna eventually stop working. He replaced it and told me that it was a 2019, and it needed an acid wash, which American Home Shield doesn't cover. I said, “Okay, if it requires that, then go ahead and I’ll pay whatever it is for it because I need this unit to work.” He did that and replaced my air filters for me as well. Everything's working good.

    I also had an electrician come out, but I wasn’t happy with him at all. It could have been improved if the guy would have spent, instead of five minutes, telling me my GFI, he didn’t feel there was anything wrong. But he was gonna put in for my bathroom one, and he would have to get those approved by American Home Shield. I thought, “Okay, I have to go buy what he says.” He only clicked them once, and the whole time I was clicking the switch, the GFI kept tripping. I wasn’t happy with that.

    I called the electrical place, and the technician said if I wanted 5 GFIs replaced, it would cost me $225 per GFI to have replaced. I said, “Are you out of your freakin' mind? I work with electric. I know how much they are. So, no.” I sold my property in December and purchased this property. My daughter said, “You need to get a home warranty,” which I’ve never had. I said, “Okay,” then that happened. I got soured, because I thought, “This is why I didn’t have one.”

    I have a refrigerator issue that's been going on seven months that American Home Shield hasn't fixed yet. A technician came, put the ice maker in and knew how to program it. It's great if American Home Shield follows up within 30 days and fixes your problem. But I shouldn't have had to go with the whole summer without an air conditioner. I had to get a window air conditioner and American Home Shield's not paying for it until they fix my air conditioning problem. They just finished fixing my air conditioners but I had to pay 1,705 out of pocket.

    Every time you call, you get a different person and nobody knows anything. You're starting all over, telling them the whole story. Three days later, you call them again and get somebody else who doesn't know anything of what's going on. They gave you the runaround. It gets you frustrated. It should just be one person dealing with the problem. You cannot be calling and talking to people that don't speak English, people that don't understand, people that just hang up on you. Why hasn't manager called me? Why did it take the whole summer for my air conditioners to get fixed and why did it take seven months for my refrigerator and it's still not working?

    We got American Home Shield from the seller. When I checked out the online reviews, it was scary for me because it seemed like a terrible company and I'm never gonna get a response from them. But my experience was nothing like that. Their scheduling has been relatively easy. The people who were sent to fix the issue were on time and they left on time too. We just got our house and found out about the different types of issues. I've scheduled three times for different vendors and I've had a good experience, so far. I have another vendor coming in in 15 minutes for the electrical issue that we have.

    The icemaker in my refrigerator quit, and American Home Shield is doing a replacement. They sent another repairman out before and they ordered parts as well, and they could not fix it either. Customer service has been great, and I would definitely encourage people to get American Home Shield. I had it before too when I lived in California.

    AHS is pretty good and I like them. They will fix the problem according to the contract, so it's easier to work with them compared to the other company I worked with. Recently, I had a request to repair the central heater, so I paid the fee then the tech came and fixed it. It was straightforward, quick, and easy. The tech was very professional. I used his company two other times. One of them was for was fixing the electric plugs when we had a few plugs that wasn't working and they also did a great job there.

    My air conditioner wasn't cooling. The techs said that it needed to be topped off and I got two gallons from them. It seemed like it was working alright. They put some other stuff in it and from what they saw externally, it didn't look like there were any leaks. But they charged me for sealant 'cause they said that if there was a leak internally, that would seal it up. The company that did the work did an excellent job.

    However, I'm not happy with AHS. I hear from my associates that they're getting more than what I'm getting and their payment is cheaper too. And I only use them once in a blue moon.

    I had some condensation leakage in my AC. I did a claim the first time online. When it reoccurred within a week, I called a representative. The person was a little hard to understand but overall, it was good. The person was quick and very attentive. Nicholas was the tech that came out the first time and he was a good dude. He showed me what was going on. When I had the reoccurring issue, he came back and showed me it was something related but different. He cleaned everything up and everything's good. Home Shield is working for me and I would recommend them. I had a different company before and they were garbage.

    I tried to get ahold of a person on the phone but it was impossible. I had a hard time navigating their online platform at first but I started getting responses and they were very communicative. They did a fantastic job. The techs did their research and due diligence for the washer and dryer. When it wasn't repairable, AHS had a check for the amount they felt it was worth. They also fixed the icemaker and the dishwasher. I'm inclined to have my mother keep the warranty next year when it lapses and I'm thinking about picking it up myself.

    When the pool motor's capacitor went out, AHS had a group come in, swap it out and got my pool back up and going. If I had known it, I would have replaced it myself. It's only a $20 part. Another thing is I realized that we did not get our televisions covered. AHS said that we could add it for an additional cost.
