    The dryer was not drying and if it did, it would take almost two hours to dry a load of clothes. I had had this problem before, and the previous guy was not a pleasant experience. I made a claim at Total Home Protection and it went really well. I called that morning and the service guy called me that afternoon, and we made arrangements for him to come two days later. He was great because he knew what the problem was, he went right at it and fixed it. I’m glad I found out about Total Home. I’ve already told one friend that they need to get into this program.

    I've been with THP for one yr. This has got to be the worse and shadiest business ever existed!!! If your appliance breaks down and it's not repairable it has to be replaced. They'll make up some excuse they don't cover that part, when in fact they do. You have to spend hrs and days and weeks fighting with them to replace it. Then they give in, 'cause they know you know they're lying. They'll offer you what it would cost to repair it in parts and labor, now remember the appliance has to be totally replaced. So how does this make sense. I paid $1200 for dishwasher, they gave me a buyout for $140.00. Insane. Now my fridge is broke down and parts are not available and needs to be replaced. It's a $2500.00 fridge. They offered a buyout to replace my $2500 fridge for $124.00, insane right!!!

    When I call I'm on hold for hrs and when you finally reach someone they play dumb and keep repeating themselves and lie that they're gonna fix it next day and when nothing happens, I'll call back next day and speak to another liar and loser and they say, "We don't know what you're talking about." I requested to speak to a supervisor and I get some ** fabulous lying person. What they do is pass call from one person to another and not one of them are truly a supervisor and that person name is Beth I spoke with. She'll tell you that she's head of the entire company, no else above her to speak to and decision is final. I hang up and call back.

    I get Sharon and there is 7 different Sharons that work there lol... This is to keep us confused and you have to explain everything again 'cause that Sharon is one of the 7 Sharons that work there... Then Sharon transfers me to a guy name Jason. He says he's the top supervisor for the company and I said, "Well Beth said she was the top boss." Jason called me a liar and no matter what I told him Beth said and what's going on, he said I was lying 'cause he was standing beside Beth when she was speaking with me. Well if in fact that's true and he's the top supervisor shouldn't he have taking over the phone call when I kept demanding to speak to a supervisor and the horrible experience I was having as a customer that pays his salary and that keeps Total Home Protection in business!!! He told me to take it or leave it, the $124.00 to replace a $2500.00 fridge!!!

    I told him I was gonna put a formal complaint in with the FTC and BBB and Insurance Bureau and CEO and President of company. His tone of voice went down a little, but continued to be a ** especially when I told him I'm gonna get an attorney!!! So the gist and the moral of this horrible experience doing business with this company is THP is as SHADY as they come!!! STAY AWAY FROM TOTAL HOME PROTECTION. THEY WILL RUIN YOUR DAY AND MESS WITH YOUR HEAD AND YOUR LIFE, YOU'VE BEEN WARNED!!??

    I called Total Home Protection when my central air all of a sudden stopped working. I spoke with Jenny and she opened a claim for me and scheduled a local contractor for service the next morning. It turns out my low voltage wire was old and rusty. The contractor provided me with new wiring and submitted the order ticket to Total Home Protection.     So I took out a home warranty on my home. Thought Total Home was the answer. I was very wrong and went to file a claim as our washing machine stopped working on Monday (it's Friday). They said it would take 24-48 hours for them to locate a contractor for us. Ok, I get an email on Wednesday that they found a contractor and gave me the contact info. I call the contractor and they said they don't contract with Total Home Protection. So I call Total Home and speak again to Brandon. He says I need to speak to a supervisor, send me to Joe, Joe's finds it very weird that someone from their company contacted this contractor and spoke to a Jennifer who said they would take the job. Then proceeds to tell me he will have to put me back in cue to find another contractor which could take another 24-48 hours.

    I call them again, I get Brandon and he transfers me to Joe again. This time Joe tells me, "Oh you're still in queue, they haven't found anyone yet." I said this was ridiculous and he told me to contact a contractor and they will reimburse up to 100.00 for the service fee. Joe said he was emailing me the form I needed to fill out to get reimbursed as we were speaking. Yup that was at 3:30 this afternoon, still waiting. It is now almost 6:30. I gave up and just went out and bought a washing machine and called them to cancel my policy and they say they have operators 24/7 every day of the week. What a joke and a HUGE SCAM. DO NOT DO ANYTHING WITH THIS COMPANY!!! Other reviews say they don't pay their contractors. No wonder why they are having difficulties.

    I was in the process of seeking home warranty to have protection of my home appliances. I was searching online and came upon Total Home Protection. I seen that they covered a great deal. I found out they repair furnace, water heaters, electrical system, air conditioner, refrigerator, washer and dryer and plumbing system. I saw that I could get a quote online which was perfect! I entered my information and the company contacted me with a surprisingly reasonable quote immediately. I purchased the home warranty and a year later my water heater started leaking.     Throughout our first call with Total Home Protection, we were captivated with how well the representative knew the ins and outs of her product. We nudged and pushed with some finely tuned questions about the contract, but she remained calm and echoed exactly what we already knew to be true. When reps didn’t have an answer, they quickly assigned us to someone in the claims department who did. We didn’t get this level of treatment anywhere else, which made Total Home Protection the most apparent about what would or wouldn’t be covered in its agreement. Total Home Protection has multiple plans to choose from. You have the flexibility to cover only the devices you wouldn’t attempt to fix yourself. Restrictions make or break a home warranty. We liked that Total Home Protection wasn't so restrictive with their coverage.

    I called in to report a claim which was a very easy process. The process became complicated when the name of a first company was sent to me by the agent. After calling the number supplied by the agent in the email for several hours with no answer, I call Total Home Protection a second time. The process started over again with the name and number for a new company. I called the number for the new company and was told by the person who answered the phone that they had no paperwork to set a schedule for the repair. I called Total Home repair a third time and the agent called the company while I was on the phone. Someone from the company called and scheduled an appointment between 1 and 5 the next day. I had someone to wait at the home for the technician at 4:30. No one called or showed so I called the company to see if there was a problem.

    The dispatcher assured me there was no problem and at 8:00 PM that night no one call as showed up to do the repairs. The next day I called Total Home Protection and received the name and number of another company. I called and the person at that company said it would be two days before they would be able to schedule a time for the repair. This was the coldest night in November when the temperature dropped at freezing. I called Total Home Protection back and asked if I could call another company, pay for the services and be reimbursed. The agent on the phone said I could and he would send me an email. He did not so I called Total Home Protection back and they sent me the name of another company. I followed what I did with the other companies and called.

    This company scheduled the repairs the next day (Bayou Maintenance, LLC). The thermostat needed to be replaced and Total Home Protection did not approve to replace the thermostat because it was a high-end dual gas thermostat. I paid for the thermostat and used the same company because I did not want the family in my rental property to go another night without heat on one side of the home. However, Bayou South Mechanical, LLC called and I paid for the thermostat and was not told they would charge me a card service fee. This was my mistake because I did not ask. I had not paid a card service before and did not ask that question. The company overcharged me for the thermostat because I called to get the price after it was installed because it was not the same thermostat that was installed when the home was built.

    I understood that thermostat was discontinued after calling to get the correct price for the thermostat, the labor was over $250.00. I have since requested an itemized invoice. The invoice sent through the email was not itemized with the price of the thermostat or the labor. I am suggesting to be aware of Total Home Protection as a home warranty company and do not use Bayou South Mechanical Services without ensuring that all information is given up front. Do not trust what you hear. I get that companies are in the business to make money but being honest does not cost money. Be smart, I was not. I hope that I am helping someone else.

    I definitely would not recommend this company after the horrible experience I had with them. I placed a claim for my washer and it took three weeks before I was sent information for a technician that was under contract with them. The first technician information that was sent to me refused to come out because he had not received payments from the one previous claims he had done. They then denied my claim even though they had incorrect information on their part in regards to the claim, policy and transfers. I was given the runaround and ending up canceling as they did not try to rectify the situation. They took my money. The company definitely does not go by what’s written in their policies. They are a scam. Be careful and don’t waste your money.

    My washing machine stopped cycling and I submitted a claim with Total Home Protection over the phone as that's how I prefer to do it. A guy was sent out right away, but then he said that the repair would take a while and I would have to call the company again. When I did, they sent out a different guy. Then it took a week after that to get the washing machine fixed because parts had to be ordered, so it took longer for the appliance to be repaired than I expected. But the second tech that came out was a personable, nice guy. He did a good job and the washing machine has been fine since then. Total Home, though, could do the service faster. It was all on their end because the contractor said that he had to wait until Total Home ordered the part, got it in, and sent it to him since Total Home orders the parts from their own company.

    I reached out to Total Home Protection regarding my showerhead as dripping. They sent a plumber out and I paid the $60 fee. Was very disappointed. 1. Plumber didn't know what he was doing, he didn't understand what the problem was. When I tried to contact Total Home Protection they kept saying they are waiting for the diagnosis from the plumber. He is suppose to get back with them within 24-48 hours. Well it's been more than a week and they haven't heard from them and my problem still exists. Needless to say if things don't get resolved, then next year will look for another home warranty company.

    When I moved into my new home, I got an extended warranty with Total Home Protection. Not long after unpacking, I discovered that the water heater was not working properly. I called the customer service department to ask for a technician to come out and see what the problem was. The customer service representative was able to find a contractor who was willing to come out that same evening. The technician discovered that the pilot light on the heater was no longer working. He soon had it replaced and I had hot water again. The best thing about this company is that all I had to pay was the deductible because I had the Total Home Protection warranty. Without the warranty, I would never have been able to afford the repairs, so thank you Total Home Protection.

    Thanks to Total Home Protection for their quick response and fixing the electrical system in my home. There was a glitch on my house electrical system on Saturday and due to that there was no power supply in my house so I called Total Home Protection and they sent one of their contractors out pretty quickly to come and check it out. The contractor was able to detect were the fault comes from and within a few hours, he fixed it and since then everything have been working perfectly okay and it only cost me a little bit more than my usual deductible from my warranty with them.     I have four houses with Total Home. Recently, I had a faucet clogged up so I called Total Home, got scheduled right away and the contractor fixed everything within a week. It was a good experience. However, Fidelity, which I had before, was a lot faster. With Total Home, the process just takes too long. I have to call them a few times with the same issue and even to refund a check. All warranty companies contract people that fix the issue, but with Total Home, it takes a little more time. My water heater that got broken which I claimed about five months ago took a couple of weeks just to figure out what to do with it. Luckily, I wasn’t living there at that point. If I was or someone was living there, it'd be an issue. Total Home said it was not repairable so I had to buy a water heater and get partially reimbursed for it.

    Sometimes Total Home just can't find a contractor or it takes a while to reimburse. For an emergency like water heater, heaters or AC, if it'd take them a couple of weeks to fix or find a contractor, that would be crazy and my tenant would definitely not be paying the rent. That’s the only thing I'm dissatisfied with but at least they try to help.

    I called to purchase a 1 year plan warranty just to try it out as a first time homeowner. The sales rep convinced me to get a 3 year plan at a reduced price ($900) and he said I could cancel anytime after 6 months (the cost will be prorated). I even specifically asked about it on the email as proof. Fast forward 9 months and I decided to cancel my home warranty plan. It turns out that if I cancel, they will use the original price of $1800/3 year to do the proration. This is very misleading as the sales rep never mentioned this either over the phone or on the email. The service agent said that it was written in the policy, but it was obvious this is designed to mislead consumers. It was the more reason I wanted to cancel.

    Have been 3 weeks since I have requested service on plumbing issue. The first contractor call me to tell me they don’t pay their bills so he was not coming, the second one never showed up and the third one refused to come if we don’t pay in full for their services. Called several times and spoke to 3 supervisors all different people. The first one was a lady very helpful and willing to help me. TV contractor refuse to come so I call again and spoke senior manager. He identified himself as Angel and when I asked to cancel my policy he actually told me I was going to be charged and by me canceling I was not getting a refund. So I agree to work it out 2 day when by and nothing happen so I call again and a Lady supervisor try to help me again. So far is nothing is happening and I have pay them until 2020. I want to cancel this policy and getting an attorney to take them to court.

    Do not get this company. This company is the worst company I ever got. My Refrigerator broke down in May. Now is November and still not working. Paid service fee 2x and still nothing. Call them May, June, July, August, September, October, and November to get this done. If you have tenants do not get this company. I also requested service for a toilet. Took the technician a week to call me to set up service. The appointment was for November 2nd at noon. No show. The technician called me at 4:30 saying he was busy and did have time to go. He asked if he could come on Monday November 5th at 10 AM. Again!!! No show no answer when called.

    What a headache with Total Home Protection. They do not provide what they promise. 8 month of stress and headache. That is what you going to get. Just called to cancel the service. The manager said I was going to be charged 450.00 dollar for canceling for that part that costed 350.00 for the refrigerator for the request I had put in May of 2018. What is today? November 5th, 2018. 3 companies came to try to repair this refrigerator and still not working. All said controller board was bad in it. For some reason it is approved but no one shows up to perform the job. Unbelievable!!! What a waste of money and time.

    This company is a JOKE, I have had this warranty for a year now and my heat stopped working so I call. Someone comes out and tells me that my gas valve is not working, that's not covered. Well a heating unit, a fridge, a water heater has valves so if they break we don't fix them, so what do you fix, to look at them. What a waste of money, customer service sucks and you sit in hold for 18 mins before some can talk and then picks up and tells me, "Oh we were just talking." DON'T BUY THIS COMPANY. THINGS ARE NOT COVERED, LIKE THEY SAY.

    My exhaust fan was the original unit that was in the condo and it would stop working, then start working a couple of days later, stop again then not work for a week. And then it finally stopped, so I called it in with Total Home Protection. The rep that I got on the phone was professional and they sent out an amazing guy. He called me when he was coming and when he got here. He was on time, friendly and very professional.

    I thought he was gonna be putting the exhaust fan in on the same day, being that it was something as non-expensive as an exhaust fan, but he said he had to take a picture, put a description in there, send it to the home warranty people and then he would be back in a few days. I told him that it seems like a stupid process because if something is broken, it's broken. And then based upon his phone number where he was calling from, it was not close to me, so he got a decent drive out here and back only for him to take pictures and write something up. It was not a cool thing to do to a contractor. But it's the way they work, so then he just came back and got the problem fixed.

    My hot water tank went out last Wednesday and still waiting. Plumber that came for repair was very nice and helpful however I am still waiting for a new hot water tank and when I called they said they are trying to find like and kind. Well I bought the one I had at Home Depot and they could very easily purchase and have replaced it already. I was on the phone with them for over a hour and asked to talk to a supervisor and they said none was available and they would call me in 24 to 48 hours. If it takes this long to get a water tank how long will it take to get anything else replaced?

    The home warranty that I had was ripping me off. They wanted me to pay $60 and $100 for every home visit. It didn’t matter if the techs fix the problem or not, they still were trying to charge me $100. So, I called around like every home warranty that came up. When I came to Total Home Warranty, it seemed they were better for me to benefit from because the price list is no more than 50 bucks a month. Also, when they make a home visit, it’s $45, and I pay after they fix my issue. In addition, if they have to order parts, you don’t pay them. When they order the part, they have to send it to the insurance, which is the home warranty. Our home warranty then approves it and then they call me when they get the part in.

    Recently, my dryer stopped working. I had it for about four years and it never gave any issues. It’s just that I had noticed that my clothes weren’t getting dry and I didn’t know what the issue was. Once I called Total Home Warranty, they said that they will come out to fix it. It wasn't a long wait. When I submitted a claim, I gave my address, name. Sometimes, they may ask for my email address and phone number that's associated with the account. They would also ask a couple of questions like has the appliance been repaired or was there ever any issues with it.

    The contractor they sent out was very resourceful. He let me know that they will call when they get the part. Any questions I had, he was answering them. In fact, I was asking him what's the first thing that goes or what's the main thing that people have issues with. He was giving me what they experienced.     As he was taking my dryer apart, he found out what the problem was. He put it semi back together so he didn’t have to take it all the way apart. They got the part in early and they wanted to come in early and fix it, but I wasn’t home. Still, I was very satisfied with my experience with Total Home Warranty. Since the repair, the dryer has been working better. I’m getting my money’s worth because some home warranties have a limited call. Total Home has unlimited calls. If a neighbor would ask about them, I would seriously recommend them.

    During one intense, snowy winter I was more than concerned with attaining heat and keeping warm. My heater begin to fail me as I shivered through the cold. I am not really used to living in a state with cold winters so I did not adapt so well. It was essential then that I get my heater fixed as soon as possible. After contacting several local repair companies, I decided to instead, use my THP warranty.     This company is a complete rip-off. I have read MANY reviews with the exact same complaint that I have. They won't cover AC or heating units at any cost. It seems the standard reason for denying a claim is rust or corrosion (on parts that are not made of a material that will rust or corrode). We should have delved deeper into the customer reviews on this sham! Beware and look at as many reviews as possible before investing in a home warranty.

    I was happy with what the tech did but whoever took the phone call didn't do a good job because they didn't give the contractor the right order. When I called in, I also said that my water wasn't running. I don't have a good flow going in my sink. But the contractor said I had only one order and that was to fix the bathroom. I specifically told the lady on the phone that I had two plumbing issues. She said the issues were under plumbing so that would not be a problem, and that the contractor could do both of my issues. But only one order was given to the contractor.

    So now, I gotta pay Total Home Protection again to have another plumber come out to fix the other issue. If that's gonna be a problem every time then I will have a problem. I have an 85-year-old mother that lives with me, and it was her bathroom where there were issues, so she can't go there. She'd go 20 times a day there and it's something I need to be done. But the contractor did a good job for the order that was given to him.

    Total Home Protection are a rip off. 1st claim refrigerator not cooling. They came out checked and said it was the valve between fridge and freezer not working which isn't covered as it wears and stops working. We hired another tech who said it was working still no pay. 2nd claim AC had leak in inside unit. They said had leak in coil. Tech and second opinion both agreed small leaks from unit. Total Home said leaking coils not covered as corroded and rusty. Coils don't go rusty as aluminum or copper still not covered. In reading their not covered basically a condenser is covered. Total Home Protection is a TOTAL RIP OFF.

    I have purchased Home warranty for my two homes from this company. It was the worst decision I have made. I have filed two claims with this company for each of my homes. Both claims were denied based on bogus reasons. Despite that I have obtained written statements from the technicians they sent that the reason of the appliance failure was due to old age and wear and tear. They denied the claims claiming that the reason of the failure is rust and corrosion, which is not covered under their policy. I deeply think that this company is con artist and a thief. I wanted to leave my review for others to see and stay away from them. I will be filing a claim in small claim court shortly.

They arranged for a contractor to come take a look. One of the wires in the attic had been chewed and they were able to fix it.     Do not waste your time with this company. I am filing a complaint with the BBB and am going to contact my AG. I bought this plan at the end of last year. My first issue was my water heater went out. They do not have customer service agents available 24/7 as they advertise -- they have an answering service, as I was told by the person answering the phone on the first call. That is deceptive in my opinion as they act as though your issue will be being worked on immediately. I finally found my own plumber and it took over a month to get reimbursed.

    Second call was for a leaking/moving toilet. My husband told them what he thought it was, but my husband isn't a plumber. With the words "moving and leaking" they sent out a Roto-Rooter company who when they came in, said there was nothing they could do. Instead of sending someone else, they just said "we don't fix that" even though it was a part of the plumbing system that was the issue. So we had to pay out of pocket 289.19.

    Now, my water heater is out again and over 24 hours after making my first call, they assigned me to a Roto-Rooter. I have three children 3 and under who need hot water so when I called and told them I needed a plumber, they said it could take another 24 hours which it's already been since 10/7 that I called. Now they've assigned me to someone who advertises their services as cellphone repair. I should have just gone with my previous home warranty company. Do not let their gimmicks/sales fool you. I've had nothing but problems with them.

    Only 1 Contractor in the area - This company is a complete joke!!! I received this warranty with settlement and what a waste of money! My plumbing is leaking and destroying my downstairs neighbors ceiling, furniture etc. I called to submit the claim and 2 days later (Fri) I received an email from a plumber out of Phila, I live in Wilmington. He stated that he had a job in New Castle on Sat and could call me when he was done to see if I was home. Well, waited most of the day on Sat and no call. Went about my business only to get a call saying "I am out front of your building", I explained that I was not available and then told me he would call on Mon and we could set up something for early AM during the week.

    Never heard anything and after I finally emailed him on Wed, he told me I "no showed" him and was cancelling my claim. Back and forth, back and forth with Reps and Supervisors and they told me they only had the 1 plumber and I would have to pay out of pocket and submit a reimbursement form. I live paycheck to paycheck and got the warranty because I can't put out pocket! This company is a joke to say the least. I have contacted a lawyer and he was very interested in my case. KARMA WILL COME AROUND.

    Our washing machine didn't work and I called Total Home Protection, but there was a delay. They said that somebody will be in touch with me in 72 hours. When I looked up the business, it was a town in Newport News and I looked up the business, it was very small. I called them and the old lady that answered was extremely nice. She said that they can't come out to our home for two and a half weeks, but she would put our name down. I said that I can't wait two and a half weeks, but it was a small business and they could only handle so many of those a day. I was on a line-up. The rep said that they called Total Home Protection and told them they cannot supply with all our needs and they can't handle the amount of work we were giving them. I called Total Home Protection back and I said, "Do not tell me that you only have one company, one company, that can do my house."

    I really complained very hard because we bought a special five-year deal. It was a lot of money right off the bat and it was the first time that I have used them. Within about an hour, I got a phone call and the rep said they are not called very often unless Total Home Protection really needs somebody. The company came out and the tech was extremely professional and extremely nice. He didn't have the part and he had to order it, but he would have it in two days. And right when he got it, he called. The service was perfect, although I was extremely worried initially because I was not gonna wait two and a half weeks. Initially, the experience was not good, but it ended up good and I was happy in the long run.

    Early in the summer, I neglected having an HVAC technician come out to check, clean, and refill my air conditioner. I was caught up in day-to-day life and enjoying my infant grandson and daughter-in-law during their extended visit.     Purchased this warranty May 2018. In July 2018 had a claim on a/c which was told they did not have a contractor in the area. Then September 2018 contacted them about furnace issue. These people are complete liars. They said my claim was denied because my unit was low on Freon! Let me remind you it is a gas furnace. Then they said it would not be approved because maintenance was not done and the unit leaked. Once again it is a gas furnace. Then I told them I have a copy of the invoice sent to them and I knew they were lying and did not want to fulfill their contract. The man had the audacity to ask me how they were not fulfilling their contract. We the consumers who have been ripped off by this company should file a class action lawsuit against them. Be careful dealing with them. They are liars and ripoffs.

    Updated on 10/11/2018: I have been at this for two weeks trying to get my furnace repaired. Once again another set of lies from Total Home Protection. I was given a fake email address for the mediation department. I wished there was a way to post pictures of my furnace on this site. Now they claim my motherboard to the furnace was damaged by water. The water supply is below the motherboard so that is not possible. They even recommended to me to hire another repair technician to come out and inspect my furnace after their technician already reported it needed replaced. I requested a refund of money paid to them and refused. Do not buy from them.

    The consumer placed a claim for a Heating system not heating on 9/17/2018. We received a diagnosis stating the vendor found the unit was leaking refrigerant causing the compressor to fail. We advised the consumer, who advised the AC was never fixed but this was a heating issue. We proceeded to contact the vendor back to clarify, who informed us that the evaporator coil was frozen and leaked onto the furnace board causing it to short out. Per our policy this failure is excluded from coverage. Please see the referenced section of the policy below;

    VII. GENERAL LIMITATIONS OF LIABILITY

    D. This Agreement covers only repairs and/or replacements due to mechanical failure attributable to ordinary wear and tear.     Let my testimony be fair warning, Total Home Protection will rip you off. You may think that you're saving money but in reality, you're not. I had a clogged kitchen sink and the drain pipe was leaking. They refused the claim saying the leak was caused by the pipe rusting according to the plumber they sent to diagnose it. I told them the pipe is PVC which is plastic and plastic doesn't rust. After a week, they responded that the claim was refused due to the leak being caused by corrosion. I told them again the pipe is PVC and that PVC doesn't corrode. After another week they responded back and refused the claim saying that the leak was caused by outside sources. They couldn't give me the name of the outside source, they couldn't give me any evidence of an outside source and they couldn't give me an example of an outside source. Please save yourself the time, trouble and money by going someplace else.

    I enrolled in the home warranty program after asking lots of questions. The representative said I could get a refund after speaking with my husband if we decided we didn't want the warranty. I enrolled in the program on 8/31/18 and canceled the policy on 9/1/18. It is now 9/28/18 and I am still waiting for a refund. I called today for the second time checking on the status of my refund and the representative said the refund was processed on 9/4/18 and can take 30 days for a check to be issued and then another 10 days to reach me. My impression was when I purchased the warranty on 8/31/18 by credit card that my refund would be applied back to my card. They never said it would be issued back to me in a check. No wonder it is taking forever to receive my money. If you decide to cancel your policy, expect to wait 45 days before you see your money. Not a great way to do business.

    I paid hundreds of dollars for this warranty. I called today and told the lady that my pipes were making a noise when I turn on the bathroom water. She must of asked me 5 different times in 5 different ways what the problem was so I kept explaining until I said the word "Pressure". She said OK that was it and placed the claim. She said I would get an email with the info for the Tech to come out. An hour later I get a call that the claim is denied because they don't cover water pressure??? I explained that my water pressure is fine, my pipes are not backed up it just makes a sound or a whistle. I thought the point was to pay $60 bucks have someone come out and diagnose the issue and then let me know what the problem was and then we see if it is covered? They said no I had to specify first what the issue is. If I knew the issue I would fix it and not need you guys. What a freaking scam. Nothing but a scam and now the fight to get a refund.

Whistling that occurs when a faucet is turned on, or when a toilet tank is refilling after flushing. Whistling sounds develop whenever water flows rapidly past or through a narrow restriction or an obstruction. This often happens inside a faucet when the washer has been distorted or when the brass screw that holds the washer in place is loose. Per our policy this failure is excluded from coverage. We advise the consumer of non covered failures so that a service charge fee is not paid unneccesarily. Failure of the faucet or water pressure is not covered as listed under the policy.     I have had a plumbing job, not repaired by Total Home Protection. Estimates from two plumbers confirmed a venting problem and the need to snake the pipes. THP did not approve either action because the drain was slow but the sink did not remain clogged. I am paying out-of-pocket for the repair and no longer contact THP for my plumbing issues.

    Now, I have a Central Heating/Air problem that they cannot resolve. Called 9/19 for service; unit went out evening of 9/18. Contractor never called and never answered calls to schedule service between 9/21-9/23 (after 48 hour contact window). Called THP on 9/24 for vendor to be reassigned and requested email address, so I could contact vendor if s/he did not call me. Morning of 9/26 called THP again, as no one contacted me to schedule service. THP representative explained that the claim had not been reassigned, but she was requesting reassignment now. Afternoon of 9/26, a new contractor called to schedule service; his earliest appointment, 10/1 -- which would have me with no AC/Heating unit for 12 days! Why could THP not expedite my request? Why could they not identify a vendor who could schedule me by 9/28 or 9/29? This company seems to only be interested in getting your money, without providing service.

    A claim was placed on 5/18/2018 for an electrical issue stating the outlet was not working. The diagnosis was that there was a short in the wire to the GFI in the kitchen, which we approved to be replaced.
    A claim for the Air Conditioner not coming on was placed 9/19/2018. The diagnosis submitted was the drain line was clogged and needed to be cleared. As per the policy, drain line stoppages are not covered as they are a maintenance issue.

    The garbage disposal broke down, got burned, and wasn’t working. At the time, I kinda forgot about Total Home Protection and thinking I was without insurance. I was on my way to Lowe's to get one of those, then while I was checking my phone and checking out an email from another company’s conversation, I realized that I have an insurance. So I called Total Home and it worked. I spoke to one of their agents then they sent put a tech who fixed it. It was pretty good. I didn’t know who they hired but he was very professional.     OMG I wish I would've believed the negative reviews I read before choosing these guys. I finally chose them when closing on my house because they were a little cheaper, and at the last moment said “sure, we will cover that”. Just to get my money. They cover NOTHING. They will not honor ANY agreement. There is a Loophole they produce for EVERYTHING you try to claim. There is NO negotiation, NOTHING. They obviously spend plenty on their website, and their phone hold music and message, which you will hear A LOT when you call. They have NO service suppliers in my area, AUSTIN TX. None. To work on regular appliances, or AC, or plumbing, or electrical. Didn't matter because they have found ** reasons to NOT even try to honor my claim. FOUR TIMES.

    On the phone the hood folk answering are rude, offensive, hang up on you. They have people obviously pretending to be managers that all but laugh at you when you try to understand their thievery. It is obvious this company is NOT a serious service company. And it is obvious that they are content to collect one $500 yearly fee per homeowner, because I cannot imagine that ANYBODY that has had ANY actual claims contact with these people would EVER repeat as a customer. My year ends soon, and after four (4) failed, VALID attempts to get repairs on VALID, covered items, I assure you Total Home Protection will not get another penny from me. Good luck if you don't believe me. I for one do not believe a single one of the “testimonials” they have on their site. Or here.

    The policy was purchased on 3/19/2018. As per the policy
    II. TERM
    Coverage starts 30 days after acceptance of application by us and receipt of applicable Agreement fees and continues for 365 days from that date. We reserve the right to waive the 30-day grace period so long as you provide proof or prior coverage, showing no lapse of coverage, from another home service provider. Waiving of the 30-day waiting period is at the sole discretion of us.
    The consumer called in the first claim on 3/19/2018 and the second claim on 3/26/2018. We advised the consumer the policy was not in effect yet.
    A claim for a microwave not shutting off was placed on 9/16/2018. We received the diagnosis from the vendor that the control board relay was stuck. It was determined that this was a countertop unit which is not covered under the policy as per below;

    COVERED: All mechanical components and parts, except:

    After I filed a claim with Total Home Protect I got an email that said I had to call a certain certain plumber and when I called the plumber said, “I no longer work with that company anymore, so I'm not gonna be able to help you.” I called back again and said, “Hey, you guys gave me an incorrect company. They no longer work with you guys.” So they sent me this other company. The rep was very efficient and helpful. She was very nice. Plus the tech she sent was very helpful. He said he was very busy at the moment, but he was gonna make some time to meet me as soon as he could. He called me an hour after and said, “Yeah. I'm on my way over there.” The water of the tub wasn’t going down and I couldn’t take out the strainer so he has to go over there and fix it for me. He did an awesome job and did it really fast too.     We recently purchased Total Home Protection. We had it for 2 months when the AC went out. The technician came out and told us the company REQUIRED a leak test which they would not pay for. ($110) So I'm already out $60 for service call and $110 for a leak test. The AC unit is 12 years old. The company denied the claim due to "Section 7 part D that states if there is rust or corrosion then the claim will be denied." What a joke. While on the phone they asked if I had maintained the unit. When speaking to my technician he stated that my type of problem would not have been part of the normal maintenance and because an AC unit is metal and AC units sweat there will always be rust.

    I would caution anyone thinking about purchasing a policy from this company. According to my technician all AC units will have some rust. (Unless it's brand new.) With that type of clause in their policy they will always be able to deny your claim. They even offered to give me a refund on my policy and "just walk away." The part was quoted by their technician for $2200 or a new unit for $9000. Of course they want to give me my money back of approximately around $400. That would be a cheap way of getting rid of me and my policy. The sad thing is that after looking at many other reviews they state the same thing. Do not buy this warranty you will probably end up regretting it!!!

    We were one of their PREFERRED CONTRACTORS. We were dispatched to go to one of their clients home 60 miles away to check the swimming pool pumps that were not working. We were advised that there was another pool company who did a repair and it was botched and we were asked to go fix it. They agreed to the 90.00 service call. Upon tech's arrival and diagnosis we called into THP for approval to fix right then and there so they would not have another service call. The phone went unanswered. We then called the homeowner. He said he wanted it fixed and to make the repair and he would handle THP.

    Later that afternoon when the tech arrived back at the office he called THP and he spoke to MIKE and GIL explained the situation. They told him to fax the bill over and they would take care of it not to worry... Now they decide they are not paying for the work stating not authorized. Now we cannot even get the service call paid for... This is a company we have cut all ties to. We do not operate like this.

    My family switched to this provider in June 2018 after 8-plus years of consecutive coverage with a competitor. Enticed with broader coverage with lower service call deductibles, we took the plunge and switched. Oh what a nightmare. We waited the required and understandable 30-day waiting period before coverage applies. We purchased their contact 06/09/18. We cancelled the prior warranty 07/10/18, effective 07/11/18. Sadly, we were struck by a pair of claims, 1 to our dishwasher and the other to our air conditioning coil in August 2018. Both claims were denied by the company without any written evidence to substantiate their claims. Requests to invoke mediation clauses and second opinion clauses of the policy contract were ignored. Their service contractors' written diagnoses of the problems did not reconcile with their verbal allegations. We have incurred $3100 in costs for the replacement of these items.

    Total Home Protection covered more and they have better cost. The warranty covers air conditioning and the Freon that others don't cover, which is the most expensive part of everything. We've been running the air conditioner and it wasn't cooling enough, so I thought that maybe I needed a little more Freon. However, what it needed was to let some of the Freon out because when the unit has got too much Freon, it will not get cold enough. The contractor was very nice, fast and good. He was knowledgeable of what he was doing. He let quite a bit of Freon out and the air conditioner has been fantastic since then.

    Bought this warranty expecting good service after reading reviews on their website. Had an AC problem right at the beginning of the warranty, a tech went out, information was sent to the Total Home Protection and I was informed that it was a pre-existing condition, nothing could be done. Well of course it's a pre-existing condition the house is 15 years old! It only gets better, called to cancel my policy which I paid 400$ for 12 months, had the policy for two months and I was informed that I will only be refunded 219$, this is outrageous. I was clearly told by sell representative that I could cancel the policy at any time without any fees associated. Now I was told that somewhere in the tone of pages of information I got, it says it very clearly that there are fees. Unbelievable how I just got dug into my pockets. Be very careful buying this warranty, read through all the fine lines!!!

    The consumer placed a claim for the Air Conditioner not cooling on 7/25/2018. During the initial claim call-in questionnaire, we asked the consumer when was the last time the unit was working properly, and the consumer stated 7/20/2018. As per the terms of service:
    ⦁ This Agreement does not cover any known or unknown pre-existing conditions.
    ⦁ Coverage applies to the systems and components mentioned as “covered” in accordance with the terms and conditions of this Agreement so long as such systems and components are in place and in proper working order on the effective date of this Agreement
    The diagnosis from the vendor was the compressor was failing, it was still pumping but not how it should. This type of failure happens over time. The unit was still in the process of failing and had not completely failed yet which proves it is not an immediate failure. Coverage went into effect on 7/18/2018. Being that the unit was not working properly on 7/20/2018, this is absolute definition of a “pre-existing condition” and NOT in proper working order on the effective coverage start date of 7/18/2018.
    In an effort to provide good customer service we offered good will of $150.00 which the customer rejected.
    The consumer requested to cancel the policy. The consumer was advised the she would be entitled to a pro rata refund at the standard contact fee rate for the unexpired term, less a $50.00 administration fee and any costs incurred by us. As per the terms of the policy the customer was refunded.

I talked to Samantha, who was very friendly and she said she would have a plumber come to fix it. The next morning the plumber arrived.     Don't buy. My compressor went out in my air conditioner and they denied the claim stating it was an "act of god." The tech sent out told me he submitted claim as wear and tear. I was told lightning was probably involved. That's crazy since this is California and it dry as the desert with no clouds or lightning anywhere to be seen. They are frauds and very willing to cheat people.

    NOT COVERED: Filters; condenser casings; registers and grills; water towers; humidifiers; chillers; electronic air cleaners; window units; non-ducted wall units; mini-split wall units; gas air conditioning systems; water evaporative coolers; swamp coolers; condensate pumps; thermal expansion valves; all exterior condensing, cooling and pump pads; disconnect boxes; roof mounts, jacks, stands or supports; cost for crane rentals; electronic, computerized, and manual systems management and zone controllers; commercial grade equipment; refrigerant conversion; leak detections; water leaks; drain line stoppages or drain pans; maintenance; rusted and/or corroded coils; component short to ground; noise without a related mechanical failure; improperly sized units; air conditioning with mismatched condensing unit and evaporative coil per manufacturer specifications; improper use of metering devices (i.e. thermal expansion valves). We are not responsible for the costs associated with matching dimensions, brand or color made. We will not pay for any modifications or upgrades necessitated by the repair of existing equipment or the installation of new equipment. We will pay up to $10 per pound per occurrence for refrigerant. You are responsible for payment of any costs in excess of $10 per pound.
    Although an act of God can be a cause for this failure, there are a few reasons this failure happens as listed below
    1. Dirty coils.
    When dust, grime and mineral scales build up on the condenser coil, the air conditioner can’t expel enough heat from the system and it’s forced to run constantly trying to cool your space. The increased pressure and temperature can cause the compressor to overheat and fail.
    2. Blocked suction lines.
    When your air conditioner’s refrigerant lines become blocked or damaged, the first thing you’ll notice is that the unit is not cooling as effectively. If the problem is not fixed, once again the increased pressure and temperature cause overheating and AC compressor failure.
    3. Low refrigerant charge.
    If your system’s refrigerant lines develop holes or cracks, the air conditioner leaks refrigerant. After a while, the level becomes so low that the compressor has to work harder to pump enough refrigerant through the system to cool your space. The strain can eventually cause the compressor to break down.
    4. Incorrect suction line size.
    If your refrigerant line develops leaks and needs to be replaced, make sure you get an experienced AC technician to do the job. A line that’s too large or too small for your system can cause premature AC compressor failure.
    5. Too much refrigerant.
    If a less-than-qualified person works on your air conditioner and inadvertently adds too much refrigerant, or even the wrong type of refrigerant, it can be a deadly mistake for the compressor.
    6. Electrical problems.
    An electrical failure can result in a buildup of acids that cause a great deal of damage to other parts in addition to the compressor. If you have a failed compressor, make sure the technician tests for the presence of these acids. If he finds them, an electrical burnout has caused damage throughout the system that is probably not worth fixing.
    But electrical problems are often easily preventable when an experienced tech inspects your system: he can spot and repair damaged wiring, fuses and contractors before they take down your system and cause AC compressor failure.
    7. Contaminants in the system.
    The high heat and pressure in an air conditioning system, not to mention the locations where they are typically can introduce any number of contaminants that can cause damage. These include air, moisture, dirt, debris, leaves, soot, acids, and even bird and pest droppings.
    8. Inadequate oil lubricant.
    The air conditioner’s oil lubricant must be monitored. If there’s not enough, the system can’t work properly and all kinds of problems can result, including AC compressor failure. When your system is regularly maintained by a trained AC professional, he will check the lubricant levels and the condition of the oil pump to prevent this problem.

    When my hot water heater went out I was very concerned since I had guests. I immediately thought about the needs of my guests as I considered how we would manage baths, dishes, and laundry. As I thought about the problems that no hot water heater would create I decided to call the claims department for Total Home Protection. I had not used my Home Warranty Plan before, so I did not know what to expect. To my surprise, the call to claims was very easy and stress-free, although I called late in the evening. The claims representative quickly located a plumber and assured me that he would arrive at my home the next morning.

    The plumber showed up in the morning, as promised. Once he assessed the situation he told me the hot water heater could not be repaired, as it was too old and out of code. He called the claims department and reported that the hot water tank would need to be replaced, contrary to my assumptions the plumber and the claims representative collaborated and quickly found a hot water tank that met my needs locally. The plumber left to go get the new hot water tank. When he returned he installed the new hot water tank and had me up and going in less than two hours. Instead of costing me the full price of a new one, I only paid my deductible. This is an excellent warranty that I certainly recommend.

    I purchased my current home in March of 2018 and had a full home inspection. No issues were identified with the AC unit. After purchasing the home, I acquired a policy with Total Home Protection. Fast forward. On August 16th, I contacted THP because my ac unit was not blowing out cool air and they dispatched MG Construction. MG construction comes out and replaces the capacitor and cleans the unit. THP denied the claim for “maintenance issue”. I haven’t been in my home 6 months! I end up paying out of pocket for the service since the claim is denied. MG did not even provide a receipt for the work until 3 days post.

    On August 18th, 2 days later, I called THP and MG Construction back to let them know that the unit is not working again. MG Construction technician is very rude, then states “oh it’s probably the motor”. The same guy who said it was the capacitor just prior. THP refuses to hear me because they trust the diagnosis from a terrible company. I had a separate company come out and the company states that the terminal blew causing all the Freon to leak out the unit. I call THP back to try and reopen the claim and get the runaround (no return email or calls from supervisors, bounced around from person to person). They claim that I need to provide proof that I paid out of pocket and have the new company tell them what they find. I did both thing and they STILL DENIED MY CLAIM!

    They have the nerve to tell me that the 2nd company said it was a “maintenance issue” and that the coils were dirty. However, I was on 3-way with the technician for the 2nd company the whole time. When asked about the coils and the unit, he never stated that the unit was dirty or not maintained. Keep in mind, I paid MG Construction on 8/16/18 and they “cleaned the unit” based on the $475 they charged me. The authorization rep “lied” and inputted false information into my report. They say calls are recorded but they don’t seem to be on the side of helping the customer.

    Now, I have to come up with additional monies out of pocket because I still have no AC after 2+ weeks of terrible service. The supervisor line is a joke and they will not give you real contact names and numbers. Save your money! They don’t care about their policyholders and seem to deny everything claiming “maintenance issue”. Huge rip off and disappointment!

    These guys are a total scam. Terrible service and they won’t cover anything that needs repaired. They always come up with a BS excuse not to cover something. My AC compressor recently went out. It took over 10 days in the heat of the summer to get resolved. My claim was denied because they said the item was corroded. Air-conditioners in California are outside in the elements. That’s gonna happen over the years.

The compressor is leaking from the high side line coming out of the compressor. The copper line is corroded causing the leak, the unit has no refrigerant.     I purchased my home warranty 6/28/2018. My policy went into effect 7/28/2018. I made a claim on August 25 for a garage opener repair. Tech came out, inspected and got approval to do the work. Five minutes later, he got a call and said the order was cancelled. I had to pay the service call, spent 2 hours on the phone trying to get my opener fixed with no resolve. I was offered a free month and a free service call if I stayed with the company but you never get a second chance to make a first impression.

    I asked them to cancel the contract and refund my money since I am unable to get service. Mark **, if that is his name and I went back and forth arguing, as I was noticeably pissed. A mistake, as they say, was made on their end. I was asked to overlook it and give them a chance. I will not. I asked for a refund of all the money I paid for the past 3 months and was told he could not do it. After seeing that I could not be convinced to stay with them and he would not honor the contract, he said he could refund me one month. If you can refund me one month you can do the other two as well. To me they are thieves. When you take people's money and don't honor the contract, you are stealing. Don't waste your time with this lying and deceptive company.

    I think that Total Home Protection is great and I recommend them to everyone I know. If you own a home, you have to have an extended warranty with THP.     My home’s central air conditioner was not cooling my house. It was blowing lukewarm or sometimes even hot air. I called THP since I have a home warranty plan with them. Lucky for me, the repairman could come right away since he was in my area. He checked the air filter first and that turned out to be the main problem. He explained it to me that a dirty air filter reduces airflow into my air conditioner, causing it to struggle to circulate enough cool air. It was a minor problem but to me, who has to stay at home most of the time, no AC means huge problem (it gets very hot here). He also checked the unit, added a little freon and cleaned it. Everything was nice and cool again.

    I am extremely happy and relieved that I have this service. My garage door fell of its track and the chain broke. It was about 10:30pm when all this happened, I called in and spoke to Karen and was really surprised to know that she was able to find a service to come out first thing in the morning!     Recently, I called Total Home Protection and explained that the refrigerator was making a weird noise and it was coming from the back of the refrigerator. Sean immediately arranged for a contractor to come in the morning. The repairman showed up on time. I asked to see his ID, one has to be safe, so he smiled at me and showed his ID. I also explain to Robert the noise that was coming from my refrigerator, he told that he would get to work and will explain what the problem was after he was done. Once he was done, he did explain everything, and what he had to do, and now my refrigerator is as good as new. He also cleaned up the area where he was working. Robert was very polite.     A few weeks ago I noticed some water on my bathroom floor. It appeared as if the toilet and sink pipes were leaking. I called Total Home Protection and put in a claim to request service. Barbara in customer service was very nice and scheduled a contract plumber to come out and check the bathroom. He was on time and very nice.     I had some issues with my oven not coming on (I recently bought an electric stove, I've always been a gas girl) and oddly enough my freezer stopped working as well. I called that night immediately to get someone out to check it out. I received an email in the morning stating that someone would be out the following day to check it out. Turns out there was nothing wrong with the stove (operator error), however, my freezer did need repair, so, it wasn't a completely lost trip for the technician.     All the food in our refrigerator was freezing up and trying to file a claim with Total Home Protection was not a very straightforward experience. We weren't able to to do it from their website and had to call, but we couldn’t find the number very easily. We used to be with AHS and they had a website where you could very easily submit claims, but we don’t think we could do that from Total Home Protection's website. We managed to get a hold of someone over the weekend and that person was very helpful.

    The contractor who came was very good and really nice. He took a look at the refrigerator and adjusted some settings. He didn’t touch or replace any part. We think one of the settings for the refrigeration portion was set too high and all he did was kind of reset that. Since then it’s been working fine. We’ve used them once and so far it has been good. We think we had gotten a good deal.

    My AC stopped working last Friday afternoon, 4:30 pm AZ, it's 7:30 pm in East Coast, their office closed for the day, for the weekends and won't open until Monday. Their receptionist said he understood the heat wave is coming to AZ, over 113 degrees in AZ, and suggested me to find a contractor to fix the AC, he also sent me an reimbursement form, and asked me to submit the form with the receipt after the repair. I called back again on Saturday, nobody was there. So I went ahead and had the AC fixed by a technician.

    On Monday, nobody from this company called me, so I called them, they asked me if I'm a technician? I said I was the owner. They asked if the repair was done, I said yes, they asked me to send in the receipt and reimbursement form, I did that. Two days later, they declined my repair. They asked me to have the technician call back. My technician called back many many times, long wait time, disconnected by them several times, it was a headache. Eventually, he got connected and was told all done. I called back again, they said it's denied, because it was not authorized before the repair. No matter how I said, they just declined. Their first representative gave me a very misleading information, said I could find another technician to repair and get reimbursed. Do you think I can win the case if I go to court to sue them?

    DO NOT BUY A WARRANTY FROM THEM. AC COMPRESSOR leads broke and leaked all the Freon. Total Home Protection said it’s a maintenance issue and the reason why the compressor blew up was because there is no Freon. AC company who came to look at the issue said it is not a maintenance issue, the low pressure switch would’ve kept the compressor from coming on if there was no Freon. Total Home Protection just does not want to pay. We tried to call authorization on a three-way call with myself and AC company. We got hung up on twice. Service is horrible. Do not purchase a home warranty through them.

    When I first moved into my home I was not concerned about anything breaking down because it all was brand new. My husband came home and told me about a company called Total Home Protection.     I really wanna say how amazed I am with the customer service Total Home Protection had to offer me.     Just read the reviews from June through July of 2018. They refuse to pay just about any claim that will cost them over $200.00... read the company's responses to the 1-2 star reviews. They blame all the denied claims on "lack of customer maintenance"!!! Holy smokes. I find it hard to believe that not one of these people maintained ANY of their appliances (especially people posting a negative review)! People that go to the trouble and expense of paying this type of money for a warranty usually don't balk at paying a small price to maintain their home appliances and equipment.

    Use your common sense. Read the reviews and the repetitive claim denials (all worded EXACTLY the same) and look elsewhere for coverage. Total Home Protection is actually one of the more expensive companies to go with. I think that's why most people that buy the service plan believe that they are "getting what they pay for" because that's usually the case you pay more to get a better product. This is just my opinion of course!

    On 7/27/18, I happened to click on a Senior Citizen ad for Total Home Protection. I already have a plan with Sears Home Warranty, but I was curious what the pricing would be on the THP Plan. Soon I was contacted by a very well spoken gentleman named Donald ** who spelled out the plan. I became sold when I could save at least half of the money in six years compared to the Sears Plan. So I will take a look at the contract, but I am delighted with the THP Plan.
