    During one intense, snowy winter I was more than concerned with attaining heat and keeping warm. My heater begin to fail me as I shivered through the cold. I am not really used to living in a state with cold winters so I did not adapt so well. It was essential then that I get my heater fixed as soon as possible. After contacting several local repair companies, I decided to instead, use my THP warranty. These repairmen, although local to the area, had little availability, and were charging me an arm and a leg. Total Home Protection, on the other hand, was able to dispatch someone in 24 hours and I was able to my get heater fixed. No complaints. No breaking the bank.

    This company is a complete rip-off. I have read MANY reviews with the exact same complaint that I have. They won't cover AC or heating units at any cost. It seems the standard reason for denying a claim is rust or corrosion (on parts that are not made of a material that will rust or corrode). We should have delved deeper into the customer reviews on this sham! Beware and look at as many reviews as possible before investing in a home warranty.

    I was happy with what the tech did but whoever took the phone call didn't do a good job because they didn't give the contractor the right order. When I called in, I also said that my water wasn't running. I don't have a good flow going in my sink. But the contractor said I had only one order and that was to fix the bathroom. I specifically told the lady on the phone that I had two plumbing issues. She said the issues were under plumbing so that would not be a problem, and that the contractor could do both of my issues. But only one order was given to the contractor.

    So now, I gotta pay Total Home Protection again to have another plumber come out to fix the other issue. If that's gonna be a problem every time then I will have a problem. I have an 85-year-old mother that lives with me, and it was her bathroom where there were issues, so she can't go there. She'd go 20 times a day there and it's something I need to be done. But the contractor did a good job for the order that was given to him.

    I had a problem with my dishwasher and I called THP for assistance. I bought their extended warranty when I moved into my new house. When I called about my dishwasher, William scheduled a tech to come over and fix it. He arrived on time and went to work. About an hour later it was running just great!     Total Home Protection are a rip off. 1st claim refrigerator not cooling. They came out checked and said it was the valve between fridge and freezer not working which isn't covered as it wears and stops working. We hired another tech who said it was working still no pay. 2nd claim AC had leak in inside unit. They said had leak in coil. Tech and second opinion both agreed small leaks from unit. Total Home said leaking coils not covered as corroded and rusty. Coils don't go rusty as aluminum or copper still not covered. In reading their not covered basically a condenser is covered. Total Home Protection is a TOTAL RIP OFF.

    I have purchased Home warranty for my two homes from this company. It was the worst decision I have made. I have filed two claims with this company for each of my homes. Both claims were denied based on bogus reasons. Despite that I have obtained written statements from the technicians they sent that the reason of the appliance failure was due to old age and wear and tear. They denied the claims claiming that the reason of the failure is rust and corrosion, which is not covered under their policy. I deeply think that this company is con artist and a thief. I wanted to leave my review for others to see and stay away from them. I will be filing a claim in small claim court shortly.

    After dinner, I went to wash the dishes and as I turned on the garbage disposal a loud clicking noise came from my drain.     They lie on the PO reports so they don't have to pay for repairs. The technician writes one thing and the office changes the diagnosis. Also the technicians have told my tenants they will be back and they don't come back because the claim was denied and they don't even inform the warranty holder.

    I am very happy with the customer service department at Total Home Protection. When my heater would not turn on recently, I called THP to use my warranty for service. They arranged for a contractor to come take a look. One of the wires in the attic had been chewed and they were able to fix it. That was a week ago and they just called to check if everything was still working properly and all the repair and checks costs was my deductible. I'm impressed.

    Do not waste your time with this company. I am filing a complaint with the BBB and am going to contact my AG. I bought this plan at the end of last year. My first issue was my water heater went out. They do not have customer service agents available 24/7 as they advertise -- they have an answering service, as I was told by the person answering the phone on the first call. That is deceptive in my opinion as they act as though your issue will be being worked on immediately. I finally found my own plumber and it took over a month to get reimbursed.

    Second call was for a leaking/moving toilet. My husband told them what he thought it was, but my husband isn't a plumber. With the words "moving and leaking" they sent out a Roto-Rooter company who when they came in, said there was nothing they could do. Instead of sending someone else, they just said "we don't fix that" even though it was a part of the plumbing system that was the issue. So we had to pay out of pocket 289.19.

    Now, my water heater is out again and over 24 hours after making my first call, they assigned me to a Roto-Rooter. I have three children 3 and under who need hot water so when I called and told them I needed a plumber, they said it could take another 24 hours which it's already been since 10/7 that I called. Now they've assigned me to someone who advertises their services as cellphone repair. I should have just gone with my previous home warranty company. Do not let their gimmicks/sales fool you. I've had nothing but problems with them.

    Only 1 Contractor in the area - This company is a complete joke!!! I received this warranty with settlement and what a waste of money! My plumbing is leaking and destroying my downstairs neighbors ceiling, furniture etc. I called to submit the claim and 2 days later (Fri) I received an email from a plumber out of Phila, I live in Wilmington. He stated that he had a job in New Castle on Sat and could call me when he was done to see if I was home. Well, waited most of the day on Sat and no call. Went about my business only to get a call saying "I am out front of your building", I explained that I was not available and then told me he would call on Mon and we could set up something for early AM during the week.

    Never heard anything and after I finally emailed him on Wed, he told me I "no showed" him and was cancelling my claim. Back and forth, back and forth with Reps and Supervisors and they told me they only had the 1 plumber and I would have to pay out of pocket and submit a reimbursement form. I live paycheck to paycheck and got the warranty because I can't put out pocket! This company is a joke to say the least. I have contacted a lawyer and he was very interested in my case. KARMA WILL COME AROUND.

    Our washing machine didn't work and I called Total Home Protection, but there was a delay. They said that somebody will be in touch with me in 72 hours. When I looked up the business, it was a town in Newport News and I looked up the business, it was very small. I called them and the old lady that answered was extremely nice. She said that they can't come out to our home for two and a half weeks, but she would put our name down. I said that I can't wait two and a half weeks, but it was a small business and they could only handle so many of those a day. I was on a line-up. The rep said that they called Total Home Protection and told them they cannot supply with all our needs and they can't handle the amount of work we were giving them. I called Total Home Protection back and I said, "Do not tell me that you only have one company, one company, that can do my house."

    I really complained very hard because we bought a special five-year deal. It was a lot of money right off the bat and it was the first time that I have used them. Within about an hour, I got a phone call and the rep said they are not called very often unless Total Home Protection really needs somebody. The company came out and the tech was extremely professional and extremely nice. He didn't have the part and he had to order it, but he would have it in two days. And right when he got it, he called. The service was perfect, although I was extremely worried initially because I was not gonna wait two and a half weeks. Initially, the experience was not good, but it ended up good and I was happy in the long run.

    I called THP about my central air unit not working at all. Adam opened a claim for me and scheduled a local contractor for service the next morning. It turns out my low voltage wire was severed. He thinks something little chewed on it. He repaired the wiring and submitted the order ticket to THP. All I had to pay was my deductible to THP.     Early in the summer, I neglected having an HVAC technician come out to check, clean, and refill my air conditioner. I was caught up in day-to-day life and enjoying my infant grandson and daughter-in-law during their extended visit. Well, Murphy’s Law punished me sufficiently for my negligence by causing my unit to stop working on one of the hottest days of the year. I speculated the chances of getting an HVAC tech out to the house quickly during the heatwave were low. Visualizing the worst case scenario of my special guests sweltering under the ineffective breeze of window fans, I was ready to start calling family and friends to take them in until I remembered my home warranty with Total Home Protection.

The Claims people were patient, helpful, and went out of their way to get me through the process smoothly and effortlessly. The technician was skillful, fast, and soon had my unit cleaned, refilled, and up and running. What made the experience even better was it only cost me my low deductible for everything!     Purchased this warranty May 2018. In July 2018 had a claim on a/c which was told they did not have a contractor in the area. Then September 2018 contacted them about furnace issue. These people are complete liars. They said my claim was denied because my unit was low on Freon! Let me remind you it is a gas furnace. Then they said it would not be approved because maintenance was not done and the unit leaked. Once again it is a gas furnace. Then I told them I have a copy of the invoice sent to them and I knew they were lying and did not want to fulfill their contract. The man had the audacity to ask me how they were not fulfilling their contract. We the consumers who have been ripped off by this company should file a class action lawsuit against them. Be careful dealing with them. They are liars and ripoffs.

    Updated on 10/11/2018: I have been at this for two weeks trying to get my furnace repaired. Once again another set of lies from Total Home Protection. I was given a fake email address for the mediation department. I wished there was a way to post pictures of my furnace on this site. Now they claim my motherboard to the furnace was damaged by water. The water supply is below the motherboard so that is not possible. They even recommended to me to hire another repair technician to come out and inspect my furnace after their technician already reported it needed replaced. I requested a refund of money paid to them and refused. Do not buy from them.

    The consumer placed a claim for a Heating system not heating on 9/17/2018. We received a diagnosis stating the vendor found the unit was leaking refrigerant causing the compressor to fail. We advised the consumer, who advised the AC was never fixed but this was a heating issue. We proceeded to contact the vendor back to clarify, who informed us that the evaporator coil was frozen and leaked onto the furnace board causing it to short out. Per our policy this failure is excluded from coverage. Please see the referenced section of the policy below;

    VII. GENERAL LIMITATIONS OF LIABILITY

    D. This Agreement covers only repairs and/or replacements due to mechanical failure attributable to ordinary wear and tear. Accordingly, the Agreement does not cover failures which may result from other causes, such as without limitation abuse; misuse and/or neglect; lack of maintenance; rust and/or corrosion; noise without a related mechanical failure; chemical or sedimentary build up; lightning strikes; missing parts; animal, pet and/or pest damage; power failure; power surge; fire; casualty; acts of God; structural and/or property damage; flood; smoke; earthquake; freeze damage; accidents; war; acts of terrorism; nuclear explosion, reaction, radiation or radioactive contamination; insurrection; riots; vandalism; or intentional destruction of property. This Agreement does not cover mechanical failures resulting directly or indirectly from or caused by mold, mildew, mycotoxins, fungus, bacteria, virus, condensation, and/or wet or dry rot regardless of the source, origin, or location and any other cause or event contributing concurrently or in any sequence to the mechanical failure.

    Let my testimony be fair warning, Total Home Protection will rip you off. You may think that you're saving money but in reality, you're not. I had a clogged kitchen sink and the drain pipe was leaking. They refused the claim saying the leak was caused by the pipe rusting according to the plumber they sent to diagnose it. I told them the pipe is PVC which is plastic and plastic doesn't rust. After a week, they responded that the claim was refused due to the leak being caused by corrosion. I told them again the pipe is PVC and that PVC doesn't corrode. After another week they responded back and refused the claim saying that the leak was caused by outside sources. They couldn't give me the name of the outside source, they couldn't give me any evidence of an outside source and they couldn't give me an example of an outside source. Please save yourself the time, trouble and money by going someplace else.

    I enrolled in the home warranty program after asking lots of questions. The representative said I could get a refund after speaking with my husband if we decided we didn't want the warranty. I enrolled in the program on 8/31/18 and canceled the policy on 9/1/18. It is now 9/28/18 and I am still waiting for a refund. I called today for the second time checking on the status of my refund and the representative said the refund was processed on 9/4/18 and can take 30 days for a check to be issued and then another 10 days to reach me. My impression was when I purchased the warranty on 8/31/18 by credit card that my refund would be applied back to my card. They never said it would be issued back to me in a check. No wonder it is taking forever to receive my money. If you decide to cancel your policy, expect to wait 45 days before you see your money. Not a great way to do business.

    I paid hundreds of dollars for this warranty. I called today and told the lady that my pipes were making a noise when I turn on the bathroom water. She must of asked me 5 different times in 5 different ways what the problem was so I kept explaining until I said the word "Pressure". She said OK that was it and placed the claim. She said I would get an email with the info for the Tech to come out. An hour later I get a call that the claim is denied because they don't cover water pressure??? I explained that my water pressure is fine, my pipes are not backed up it just makes a sound or a whistle. I thought the point was to pay $60 bucks have someone come out and diagnose the issue and then let me know what the problem was and then we see if it is covered? They said no I had to specify first what the issue is. If I knew the issue I would fix it and not need you guys. What a freaking scam. Nothing but a scam and now the fight to get a refund.

    The consumer placed a claim for a plumbing system on 9/27/2018 stating there was a sound or whistle. Whistling that occurs when a faucet is turned on, or when a toilet tank is refilling after flushing. Whistling sounds develop whenever water flows rapidly past or through a narrow restriction or an obstruction. This often happens inside a faucet when the washer has been distorted or when the brass screw that holds the washer in place is loose. Per our policy this failure is excluded from coverage. We advise the consumer of non covered failures so that a service charge fee is not paid unneccesarily. Failure of the faucet or water pressure is not covered as listed under the policy. Please see the referenced section of the policy below;
    F. Plumbing System and Stoppage
    Note: Mainline stoppages are only covered if there is an accessible ground level clean out.
    COVERED: Leaks and breaks of water, drain, gas, waste or vent lines, except if caused by freezing or roots; toilet tanks, bowls and mechanisms within the toilet tank (replaced with builder’s grade as necessary); toilet wax ring seals; valves for shower, tub, and diverter angle stops, rinses and gate valves; permanently installed interior sump pumps; built-in bathtub whirlpool motor and pump assemblies; stoppages and/or clogs in drain and sewer lines up to 100 feet from access point. Repair and finish of any walls or ceilings where it is necessary to break through to effect repair is only covered to the following extent: repair of walls or ceilings to rough finish up to $500 per claim. Rough finish is defined to include hanging of drywall, patching of drywall, stucco, and lath. Repair to rough finish does not include supplies or labor for paint, sanding, wall texture, wallpaper and/or tile work.
    NOT COVERED: All plumbing in or under the ground, foundation or slab; all piping and plumbing outside of the perimeter of the foundation; any piping or plumbing in a detached structure; stoppage of concrete encased lines; any fees for locating, accessing or installing cleanouts; removal of water closets/toilets in order to clear stoppages, any fees for photo/video equipment, hydro-jetting equipment; jet or steam clearing; chemicals; stoppages caused by root invasion; stoppages caused by foreign objects, such as but not limited to, sanitary wipes, toys, bottle caps, etc.; bath tubs; toilet lids and seats; sinks; cracked porcelain; basket and strainers; pop-up assemblies; tub waste overflow; glass; bidets; electronic toilets/bidets; caulking or grout; color or purity of the water in the system; concrete encased plumbing; conditions of insufficient or excessive water pressure; conditions of water flow restriction due to scale, rust, sediment, and other deposits; exterior hose bibs; faucets and fixtures; water softeners; freeze damage; holding and pressure tanks; jet pumps; laundry tubs; lawn sprinkler systems; saunas and/or steam systems; polybutylene or quest piping; galvanized drain lines; drum traps; flange; repair and finish of any floors where it is necessary to break through to effect repairs; septic tanks and systems in or outside of the home; sewage ejector pumps; sewer and water laterals; shower enclosures and base pans. We will pay no more than $500 per contract term for access, diagnosis, repair and/or replacement.

    I have had a plumbing job, not repaired by Total Home Protection. Estimates from two plumbers confirmed a venting problem and the need to snake the pipes. THP did not approve either action because the drain was slow but the sink did not remain clogged. I am paying out-of-pocket for the repair and no longer contact THP for my plumbing issues.

    Now, I have a Central Heating/Air problem that they cannot resolve. Called 9/19 for service; unit went out evening of 9/18. Contractor never called and never answered calls to schedule service between 9/21-9/23 (after 48 hour contact window). Called THP on 9/24 for vendor to be reassigned and requested email address, so I could contact vendor if s/he did not call me. Morning of 9/26 called THP again, as no one contacted me to schedule service. THP representative explained that the claim had not been reassigned, but she was requesting reassignment now. Afternoon of 9/26, a new contractor called to schedule service; his earliest appointment, 10/1 -- which would have me with no AC/Heating unit for 12 days! Why could THP not expedite my request? Why could they not identify a vendor who could schedule me by 9/28 or 9/29? This company seems to only be interested in getting your money, without providing service.

    The consumer placed a claim for a plumbing stoppage on 4/10/2018. The diagnosis concluded that there was no stoppage in the kitchen but an issue with the faucet in the bathroom. Per our policy this failure is clearly excluded from coverage. Please see the referenced section of the policy below;

    Note: Mainline stoppages are only covered if there is an accessible ground level clean out.
    COVERED: Leaks and breaks of water, drain, gas, waste or vent lines, except if caused by freezing or roots; toilet tanks, bowls and mechanisms within the toilet tank (replaced with builder’s grade as necessary); toilet wax ring seals; valves for shower, tub, and diverter angle stops, rinses and gate valves; permanently installed interior sump pumps; built-in bathtub whirlpool motor and pump assemblies; stoppages and/or clogs in drain and sewer lines up to 100 feet from access point. Repair and finish of any walls or ceilings where it is necessary to break through to effect repair is only covered to the following extent: repair of walls or ceilings to rough finish up to $500 per claim. Rough finish is defined to include hanging of drywall, patching of drywall, stucco, and lath.     A claim was placed on 5/18/2018 for an electrical issue stating the outlet was not working. The diagnosis was that there was a short in the wire to the GFI in the kitchen, which we approved to be replaced.
    A claim for the Air Conditioner not coming on was placed 9/19/2018. The diagnosis submitted was the drain line was clogged and needed to be cleared. As per the policy, drain line stoppages are not covered as they are a maintenance issue.

    The garbage disposal broke down, got burned, and wasn’t working. At the time, I kinda forgot about Total Home Protection and thinking I was without insurance. I was on my way to Lowe's to get one of those, then while I was checking my phone and checking out an email from another company’s conversation, I realized that I have an insurance. So I called Total Home and it worked. I spoke to one of their agents then they sent put a tech who fixed it. It was pretty good. I didn’t know who they hired but he was very professional.     OMG I wish I would've believed the negative reviews I read before choosing these guys. I finally chose them when closing on my house because they were a little cheaper, and at the last moment said “sure, we will cover that”. Just to get my money. They cover NOTHING. They will not honor ANY agreement. There is a Loophole they produce for EVERYTHING you try to claim. There is NO negotiation, NOTHING. They obviously spend plenty on their website, and their phone hold music and message, which you will hear A LOT when you call. They have NO service suppliers in my area, AUSTIN TX. None. To work on regular appliances, or AC, or plumbing, or electrical. Didn't matter because they have found ** reasons to NOT even try to honor my claim. FOUR TIMES.

    On the phone the hood folk answering are rude, offensive, hang up on you. They have people obviously pretending to be managers that all but laugh at you when you try to understand their thievery. It is obvious this company is NOT a serious service company. And it is obvious that they are content to collect one $500 yearly fee per homeowner, because I cannot imagine that ANYBODY that has had ANY actual claims contact with these people would EVER repeat as a customer. My year ends soon, and after four (4) failed, VALID attempts to get repairs on VALID, covered items, I assure you Total Home Protection will not get another penny from me. Good luck if you don't believe me. I for one do not believe a single one of the “testimonials” they have on their site. Or here.

    The policy was purchased on 3/19/2018. As per the policy
    II. TERM
    Coverage starts 30 days after acceptance of application by us and receipt of applicable Agreement fees and continues for 365 days from that date. We reserve the right to waive the 30-day grace period so long as you provide proof or prior coverage, showing no lapse of coverage, from another home service provider. Waiving of the 30-day waiting period is at the sole discretion of us.
    The consumer called in the first claim on 3/19/2018 and the second claim on 3/26/2018. We advised the consumer the policy was not in effect yet.
    A claim for a microwave not shutting off was placed on 9/16/2018. We received the diagnosis from the vendor that the control board relay was stuck. It was determined that this was a countertop unit which is not covered under the policy as per below;

    COVERED: All mechanical components and parts, except:

    After I filed a claim with Total Home Protect I got an email that said I had to call a certain certain plumber and when I called the plumber said, “I no longer work with that company anymore, so I'm not gonna be able to help you.” I called back again and said, “Hey, you guys gave me an incorrect company. They no longer work with you guys.” So they sent me this other company. The rep was very efficient and helpful. She was very nice. Plus the tech she sent was very helpful. He said he was very busy at the moment, but he was gonna make some time to meet me as soon as he could. He called me an hour after and said, “Yeah. I'm on my way over there.” The water of the tub wasn’t going down and I couldn’t take out the strainer so he has to go over there and fix it for me. He did an awesome job and did it really fast too.     We recently purchased Total Home Protection. We had it for 2 months when the AC went out. The technician came out and told us the company REQUIRED a leak test which they would not pay for. ($110) So I'm already out $60 for service call and $110 for a leak test. The AC unit is 12 years old. The company denied the claim due to "Section 7 part D that states if there is rust or corrosion then the claim will be denied." What a joke. While on the phone they asked if I had maintained the unit. When speaking to my technician he stated that my type of problem would not have been part of the normal maintenance and because an AC unit is metal and AC units sweat there will always be rust.

    I would caution anyone thinking about purchasing a policy from this company. According to my technician all AC units will have some rust. (Unless it's brand new.) With that type of clause in their policy they will always be able to deny your claim. They even offered to give me a refund on my policy and "just walk away." The part was quoted by their technician for $2200 or a new unit for $9000. Of course they want to give me my money back of approximately around $400. That would be a cheap way of getting rid of me and my policy. The sad thing is that after looking at many other reviews they state the same thing. Do not buy this warranty you will probably end up regretting it!!!

    We were one of their PREFERRED CONTRACTORS. We were dispatched to go to one of their clients home 60 miles away to check the swimming pool pumps that were not working. We were advised that there was another pool company who did a repair and it was botched and we were asked to go fix it. They agreed to the 90.00 service call. Upon tech's arrival and diagnosis we called into THP for approval to fix right then and there so they would not have another service call. The phone went unanswered. We then called the homeowner. He said he wanted it fixed and to make the repair and he would handle THP.

    Later that afternoon when the tech arrived back at the office he called THP and he spoke to MIKE and GIL explained the situation. They told him to fax the bill over and they would take care of it not to worry... Now they decide they are not paying for the work stating not authorized. Now we cannot even get the service call paid for... This is a company we have cut all ties to. We do not operate like this.

Enticed with broader coverage with lower service call deductibles, we took the plunge and switched. Oh what a nightmare. We waited the required and understandable 30-day waiting period before coverage applies. We purchased their contact 06/09/18. We cancelled the prior warranty 07/10/18, effective 07/11/18. Sadly, we were struck by a pair of claims, 1 to our dishwasher and the other to our air conditioning coil in August 2018. Both claims were denied by the company without any written evidence to substantiate their claims. Requests to invoke mediation clauses and second opinion clauses of the policy contract were ignored. Their service contractors' written diagnoses of the problems did not reconcile with their verbal allegations. We have incurred $3100 in costs for the replacement of these items.

    Total Home Protection covered more and they have better cost. The warranty covers air conditioning and the Freon that others don't cover, which is the most expensive part of everything. We've been running the air conditioner and it wasn't cooling enough, so I thought that maybe I needed a little more Freon. However, what it needed was to let some of the Freon out because when the unit has got too much Freon, it will not get cold enough. The contractor was very nice, fast and good. He was knowledgeable of what he was doing. He let quite a bit of Freon out and the air conditioner has been fantastic since then.

    Bought this warranty expecting good service after reading reviews on their website. Had an AC problem right at the beginning of the warranty, a tech went out, information was sent to the Total Home Protection and I was informed that it was a pre-existing condition, nothing could be done. Well of course it's a pre-existing condition the house is 15 years old! It only gets better, called to cancel my policy which I paid 400$ for 12 months, had the policy for two months and I was informed that I will only be refunded 219$, this is outrageous. I was clearly told by sell representative that I could cancel the policy at any time without any fees associated. Now I was told that somewhere in the tone of pages of information I got, it says it very clearly that there are fees. Unbelievable how I just got dug into my pockets. Be very careful buying this warranty, read through all the fine lines!!!

    The consumer placed a claim for the Air Conditioner not cooling on 7/25/2018. During the initial claim call-in questionnaire, we asked the consumer when was the last time the unit was working properly, and the consumer stated 7/20/2018. As per the terms of service:
    ⦁ This Agreement does not cover any known or unknown pre-existing conditions.
    ⦁ Coverage applies to the systems and components mentioned as “covered” in accordance with the terms and conditions of this Agreement so long as such systems and components are in place and in proper working order on the effective date of this Agreement
    The diagnosis from the vendor was the compressor was failing, it was still pumping but not how it should. This type of failure happens over time. The unit was still in the process of failing and had not completely failed yet which proves it is not an immediate failure. Coverage went into effect on 7/18/2018. Being that the unit was not working properly on 7/20/2018, this is absolute definition of a “pre-existing condition” and NOT in proper working order on the effective coverage start date of 7/18/2018.
    In an effort to provide good customer service we offered good will of $150.00 which the customer rejected.
    The consumer requested to cancel the policy. The consumer was advised the she would be entitled to a pro rata refund at the standard contact fee rate for the unexpired term, less a $50.00 administration fee and any costs incurred by us. As per the terms of the policy the customer was refunded.

    Don't buy. My compressor went out in my air conditioner and they denied the claim stating it was an "act of god." The tech sent out told me he submitted claim as wear and tear. I was told lightning was probably involved. That's crazy since this is California and it dry as the desert with no clouds or lightning anywhere to be seen. They are frauds and very willing to cheat people.

    The consumer placed a claim for a Air Conditioner was shutting down on 9/5/2018. The diagnosis concluded that the cause of the failure was a shorted to ground compressor. Per our policy this failure is excluded from coverage. Please see the referenced section of the policy below;
    I. BASIS FOR COVERAGE
    A. Air Conditioning System
    Note: Coverage available on Air Conditioning units up to a 5-ton capacity, and for residential use only.
    COVERED: Mechanical parts and components of two (2) ducted electric central air conditioning systems. All components and parts for units below 13 SEER and/or R-22 equipment, and when we are unable to facilitate repair and/or replacement of failed covered equipment at the current SEER rating or with R-22 equipment, repair and/or replacement will be performed with 13 SEER/R410A equipment and/or 7.7 HSPF or higher compliant, except:
    NOT COVERED: Filters; condenser casings; registers and grills; water towers; humidifiers; chillers; electronic air cleaners; window units; non-ducted wall units; mini-split wall units; gas air conditioning systems; water evaporative coolers; swamp coolers; condensate pumps; thermal expansion valves; all exterior condensing, cooling and pump pads; disconnect boxes; roof mounts, jacks, stands or supports; cost for crane rentals; electronic, computerized, and manual systems management and zone controllers; commercial grade equipment; refrigerant conversion; leak detections; water leaks; drain line stoppages or drain pans; maintenance; rusted and/or corroded coils; component short to ground; noise without a related mechanical failure; improperly sized units; air conditioning with mismatched condensing unit and evaporative coil per manufacturer specifications; improper use of metering devices (i.e. thermal expansion valves). We are not responsible for the costs associated with matching dimensions, brand or color made. We will not pay for any modifications or upgrades necessitated by the repair of existing equipment or the installation of new equipment. We will pay up to $10 per pound per occurrence for refrigerant. You are responsible for payment of any costs in excess of $10 per pound.
    Although an act of God can be a cause for this failure, there are a few reasons this failure happens as listed below
    1. Dirty coils.
    When dust, grime and mineral scales build up on the condenser coil, the air conditioner can’t expel enough heat from the system and it’s forced to run constantly trying to cool your space. The increased pressure and temperature can cause the compressor to overheat and fail.
    2. Blocked suction lines.
    When your air conditioner’s refrigerant lines become blocked or damaged, the first thing you’ll notice is that the unit is not cooling as effectively. If the problem is not fixed, once again the increased pressure and temperature cause overheating and AC compressor failure.
    3. Low refrigerant charge.
    If your system’s refrigerant lines develop holes or cracks, the air conditioner leaks refrigerant. After a while, the level becomes so low that the compressor has to work harder to pump enough refrigerant through the system to cool your space. The strain can eventually cause the compressor to break down.
    4. Incorrect suction line size.
    If your refrigerant line develops leaks and needs to be replaced, make sure you get an experienced AC technician to do the job. A line that’s too large or too small for your system can cause premature AC compressor failure.
    5. Too much refrigerant.
    If a less-than-qualified person works on your air conditioner and inadvertently adds too much refrigerant, or even the wrong type of refrigerant, it can be a deadly mistake for the compressor.
    6. Electrical problems.
    An electrical failure can result in a buildup of acids that cause a great deal of damage to other parts in addition to the compressor. If you have a failed compressor, make sure the technician tests for the presence of these acids. If he finds them, an electrical burnout has caused damage throughout the system that is probably not worth fixing.
    But electrical problems are often easily preventable when an experienced tech inspects your system: he can spot and repair damaged wiring, fuses and contractors before they take down your system and cause AC compressor failure.
    7. Contaminants in the system.
    The high heat and pressure in an air conditioning system, not to mention the locations where they are typically can introduce any number of contaminants that can cause damage. These include air, moisture, dirt, debris, leaves, soot, acids, and even bird and pest droppings.
    8. Inadequate oil lubricant.
    The air conditioner’s oil lubricant must be monitored. If there’s not enough, the system can’t work properly and all kinds of problems can result, including AC compressor failure. When your system is regularly maintained by a trained AC professional, he will check the lubricant levels and the condition of the oil pump to prevent this problem.
    We sincerely apologize for your negative experience, but this failure is not included in coverage. As a gesture of good customer we can offer one free service call fee as a courtesy.

    When my hot water heater went out I was very concerned since I had guests. I immediately thought about the needs of my guests as I considered how we would manage baths, dishes, and laundry. As I thought about the problems that no hot water heater would create I decided to call the claims department for Total Home Protection. I had not used my Home Warranty Plan before, so I did not know what to expect. To my surprise, the call to claims was very easy and stress-free, although I called late in the evening. The claims representative quickly located a plumber and assured me that he would arrive at my home the next morning.

    The plumber showed up in the morning, as promised. Once he assessed the situation he told me the hot water heater could not be repaired, as it was too old and out of code. He called the claims department and reported that the hot water tank would need to be replaced, contrary to my assumptions the plumber and the claims representative collaborated and quickly found a hot water tank that met my needs locally. The plumber left to go get the new hot water tank. When he returned he installed the new hot water tank and had me up and going in less than two hours. Instead of costing me the full price of a new one, I only paid my deductible. This is an excellent warranty that I certainly recommend.

    I purchased my current home in March of 2018 and had a full home inspection. No issues were identified with the AC unit. After purchasing the home, I acquired a policy with Total Home Protection. Fast forward. On August 16th, I contacted THP because my ac unit was not blowing out cool air and they dispatched MG Construction. MG construction comes out and replaces the capacitor and cleans the unit. THP denied the claim for “maintenance issue”. I haven’t been in my home 6 months! I end up paying out of pocket for the service since the claim is denied. MG did not even provide a receipt for the work until 3 days post.

    On August 18th, 2 days later, I called THP and MG Construction back to let them know that the unit is not working again. MG Construction technician is very rude, then states “oh it’s probably the motor”. The same guy who said it was the capacitor just prior. THP refuses to hear me because they trust the diagnosis from a terrible company. I had a separate company come out and the company states that the terminal blew causing all the Freon to leak out the unit. I call THP back to try and reopen the claim and get the runaround (no return email or calls from supervisors, bounced around from person to person). They claim that I need to provide proof that I paid out of pocket and have the new company tell them what they find. I did both thing and they STILL DENIED MY CLAIM!

    They have the nerve to tell me that the 2nd company said it was a “maintenance issue” and that the coils were dirty. However, I was on 3-way with the technician for the 2nd company the whole time. When asked about the coils and the unit, he never stated that the unit was dirty or not maintained. Keep in mind, I paid MG Construction on 8/16/18 and they “cleaned the unit” based on the $475 they charged me. The authorization rep “lied” and inputted false information into my report. They say calls are recorded but they don’t seem to be on the side of helping the customer.

    Now, I have to come up with additional monies out of pocket because I still have no AC after 2+ weeks of terrible service. The supervisor line is a joke and they will not give you real contact names and numbers. Save your money! They don’t care about their policyholders and seem to deny everything claiming “maintenance issue”. Huge rip off and disappointment!

    These guys are a total scam. Terrible service and they won’t cover anything that needs repaired. They always come up with a BS excuse not to cover something. My AC compressor recently went out. It took over 10 days in the heat of the summer to get resolved. My claim was denied because they said the item was corroded. Air-conditioners in California are outside in the elements. That’s gonna happen over the years.

The compressor is leaking from the high side line coming out of the compressor. The copper line is corroded causing the leak, the unit has no refrigerant. The policy covers normal wear and tear mechanical failures. Per our policy this failure is excluded from coverage. Please see the referenced section of the policy below;

    I purchased my home warranty 6/28/2018. My policy went into effect 7/28/2018. I made a claim on August 25 for a garage opener repair. Tech came out, inspected and got approval to do the work. Five minutes later, he got a call and said the order was cancelled. I had to pay the service call, spent 2 hours on the phone trying to get my opener fixed with no resolve. I was offered a free month and a free service call if I stayed with the company but you never get a second chance to make a first impression.

    I asked them to cancel the contract and refund my money since I am unable to get service. Mark **, if that is his name and I went back and forth arguing, as I was noticeably pissed. A mistake, as they say, was made on their end. I was asked to overlook it and give them a chance. I will not. I asked for a refund of all the money I paid for the past 3 months and was told he could not do it. After seeing that I could not be convinced to stay with them and he would not honor the contract, he said he could refund me one month. If you can refund me one month you can do the other two as well. To me they are thieves. When you take people's money and don't honor the contract, you are stealing. Don't waste your time with this lying and deceptive company.

    I think that Total Home Protection is great and I recommend them to everyone I know. If you own a home, you have to have an extended warranty with THP.     My home’s central air conditioner was not cooling my house. It was blowing lukewarm or sometimes even hot air. I called THP since I have a home warranty plan with them. Lucky for me, the repairman could come right away since he was in my area. He checked the air filter first and that turned out to be the main problem. He explained it to me that a dirty air filter reduces airflow into my air conditioner, causing it to struggle to circulate enough cool air. It was a minor problem but to me, who has to stay at home most of the time, no AC means huge problem (it gets very hot here). He also checked the unit, added a little freon and cleaned it. Everything was nice and cool again.

    I called for service a month and a half after getting this contract due to my garbage disposals not working. I was told the contract was too new after they sent a repairman to my house. I want my money back for the service call and the monthly fee and to be let out if the contract. I do not need this kind of aggravation at my age.     I am extremely happy and relieved that I have this service. My garage door fell of its track and the chain broke. It was about 10:30pm when all this happened, I called in and spoke to Karen and was really surprised to know that she was able to find a service to come out first thing in the morning! The technician came out and got to work, he replaced a portion of the track and replaced the chain. My door was working better than before.     The garage door stopped working and I called Total Home Protection. They connected with the local guys for the garage doors. The contractors came, I met and greeted them, and explained what was going on. I opened the doors so they can come in and check. They inspected it and told me what was going on. They completely took it with them and when it was approved, they came and fixed it. Then they called me back when it was done, so I signed the paperwork. They were very professional and the guy who fixed the door was really nice.

    Recently, I called Total Home Protection and explained that the refrigerator was making a weird noise and it was coming from the back of the refrigerator. Sean immediately arranged for a contractor to come in the morning. The repairman showed up on time. I asked to see his ID, one has to be safe, so he smiled at me and showed his ID. I also explain to Robert the noise that was coming from my refrigerator, he told that he would get to work and will explain what the problem was after he was done. Once he was done, he did explain everything, and what he had to do, and now my refrigerator is as good as new. He also cleaned up the area where he was working. Robert was very polite.     A few weeks ago I noticed some water on my bathroom floor. It appeared as if the toilet and sink pipes were leaking. I called Total Home Protection and put in a claim to request service.     I had some issues with my oven not coming on (I recently bought an electric stove, I've always been a gas girl) and oddly enough my freezer stopped working as well.     All the food in our refrigerator was freezing up and trying to file a claim with Total Home Protection was not a very straightforward experience. We weren't able to to do it from their website and had to call, but we couldn’t find the number very easily. We used to be with AHS and they had a website where you could very easily submit claims, but we don’t think we could do that from Total Home Protection's website. We managed to get a hold of someone over the weekend and that person was very helpful.

    The contractor who came was very good and really nice. He took a look at the refrigerator and adjusted some settings. He didn’t touch or replace any part. We think one of the settings for the refrigeration portion was set too high and all he did was kind of reset that. Since then it’s been working fine. We’ve used them once and so far it has been good. We think we had gotten a good deal.

    My AC stopped working last Friday afternoon, 4:30 pm AZ, it's 7:30 pm in East Coast, their office closed for the day, for the weekends and won't open until Monday. Their receptionist said he understood the heat wave is coming to AZ, over 113 degrees in AZ, and suggested me to find a contractor to fix the AC, he also sent me an reimbursement form, and asked me to submit the form with the receipt after the repair. I called back again on Saturday, nobody was there. So I went ahead and had the AC fixed by a technician.

    On Monday, nobody from this company called me, so I called them, they asked me if I'm a technician? I said I was the owner. They asked if the repair was done, I said yes, they asked me to send in the receipt and reimbursement form, I did that. Two days later, they declined my repair. They asked me to have the technician call back. My technician called back many many times, long wait time, disconnected by them several times, it was a headache. Eventually, he got connected and was told all done. I called back again, they said it's denied, because it was not authorized before the repair. No matter how I said, they just declined. Their first representative gave me a very misleading information, said I could find another technician to repair and get reimbursed. Do you think I can win the case if I go to court to sue them?

    DO NOT BUY A WARRANTY FROM THEM. AC COMPRESSOR leads broke and leaked all the Freon. Total Home Protection said it’s a maintenance issue and the reason why the compressor blew up was because there is no Freon. AC company who came to look at the issue said it is not a maintenance issue, the low pressure switch would’ve kept the compressor from coming on if there was no Freon. Total Home Protection just does not want to pay. We tried to call authorization on a three-way call with myself and AC company. We got hung up on twice. Service is horrible. Do not purchase a home warranty through them.

    Just read the reviews from June through July of 2018. They refuse to pay just about any claim that will cost them over $200.00... read the company's responses to the 1-2 star reviews. They blame all the denied claims on "lack of customer maintenance"!!! Holy smokes. I find it hard to believe that not one of these people maintained ANY of their appliances (especially people posting a negative review)! People that go to the trouble and expense of paying this type of money for a warranty usually don't balk at paying a small price to maintain their home appliances and equipment.

    Use your common sense. Read the reviews and the repetitive claim denials (all worded EXACTLY the same) and look elsewhere for coverage. Total Home Protection is actually one of the more expensive companies to go with. I think that's why most people that buy the service plan believe that they are "getting what they pay for" because that's usually the case you pay more to get a better product. This is just my opinion of course!

    On 7/27/18, I happened to click on a Senior Citizen ad for Total Home Protection. I already have a plan with Sears Home Warranty, but I was curious what the pricing would be on the THP Plan.     The Air Conditioning unit was out and has been out for over 2 weeks now. I called to have someone to fix it. The "Handy Man" who was supposed to fix it came and it did not work after 2 hours. I would like to speak to a supervisor as I have not been satisfied with the 3110 and 3110 account. At this point I would like my money returned as the people who have come to fix things are cut rate and do not complete the jobs even though you pay the 45.00. I am going to check with the Better Business as I should have done before I signed on with this company. It goes to prove if it seems to be too good to be true it is.

    After my husband and I bought our first home last March, we had a few pipes burst and flood our bathroom. Thankfully, we had purchased a home warranty, because our insurance would not cover the busted pipes. I called and spoke to Gary, and he assured me that the repairs to the pipe system would be covered under our warranty.     They denied my claim for the microwave. They keep saying it is a countertop. As you can see by the pic, it is built in even though the model number says countertop. It was built in when the house was built in 2003. I have looked up several things about built-in microwaves and it says they are usually countertops built into a cabinet with a facing and molding around them and a vent. The wiring is connected to wiring in the back just like the oven is. That is a technicality for denying my claim. Even the technician was surprised and he has been in the business since 1972.

    Can you help get this settled. I wanted to continue my contract and renew again but I won't be able to with this type of service. I just want it repaired. I tried writing to their mediation department but the email listed on the policy is no good so I will contact the BBB instead too. I feel like I was taken advantage of. When I filed the claim, they didn't ask my model number. That would have saved me $60. I feel my only option is to file with the BBB. I don't really want to do that. I would rather my microwave be repaired. It doesn't have to be replace, just repaired.

    Phoenix is an awesome place to live, but the summers are extremely warm and the last thing you need is issues with your home ventilation.     I purchased a home warranty after my husband and I bought our first home, something just told us to. A few weeks after buying the house we started having problems with the plumbing and it was unpleasant to say the least. Toilets wouldn't flush, and there was a strange smell given off by the toilets, something just wasn't right.     Today was the 2nd time I had an issue in my home. They sent the repair guy out and even he couldn't believe they "denied" the replacement of the garbage disposal! I pulled out my policy and called the company to complain... Was told to look in another TOTALLY different section where their disclaimers were listed. So, on top of having to pay for a new disposal, I wasted $45 for the service call as well... They don't tell you about this disclaimer section when you purchase the policy. Irritating.

    Total Home Protection is a company I DO NOT recommend to anyone looking for a home warranty protection plan. I filed my first claim with Total Home Protection regarding my refrigerator. My ice maker and water dispenser stopped working. I called Total Home Protection to utilize my home warranty protection plan and 5 days later after I called back to find out the status of my claim, I was told that my claim was denied because the ice maker/water dispenser wasn’t covered. Total Home Protection said that my refrigerator was covered but not my ice maker/water dispenser!!?? The ice maker/water dispenser is insured separately.

    This was news to me, no one explained this discrepancy to me when I first signed up with Total Home Protection. Unusual, when a home warranty company says that your refrigerator is covered but the ice maker/water dispenser is part of the refrigerator – why should this be a separate insured item (it’s part of the refrigerator!). This part of my refrigerator is what my family and friends use daily?

    When I initially signed with Total Home Protection I noticed that the “Gold” plan didn’t cover a refrigerator, but the “Platinum” plan does. So, I decided to become a Platinum member. A Platinum member pays more because more items are covered. No one told me that the ice maker/water dispenser wasn’t covered and that it was an extra cost! On the Platinum description it just says “Refrigerator.” In all fairness Total Home Protection did offer to pay $75.00 towards the cost of the repair, however the cost of the refrigerator repair is $568.38 but out of my pocket it would be $493.38.

    I have been sent a letter binding me to say nothing negative on social media about Total Home Protection in order to get my $45.00 deductible back. I feel that it is important to let other consumers know, about how unethical this is and to stay clear from this company (Total Home Protection). I might be speculating, but in my opinion, if they are willing to not honor fixing the ice maker/water dispenser on a refrigerator, what else are they willing not to honor? This is my opinion and that is why I will no longer do business with Total Home Protection.

    I was looking for a home warranty contract with a lot of coverage for less money. A friend recommended I check out Total Home Protection, and after speaking to their reps, I ended up signing on for a few years. I recently had A/C issues and needed mine serviced as soon as possible. I was able to have someone come by and look at it a few days later. Once the tech arrived, he assessed the A/C, checked in with Total Home and my claim was approved. He moved forward with the repairs, which took just under an hour.     Company gave me a contractor to get my leaky toilet fixed but he didn't show. On the second call to Total Home, I was told I could call my own plumber and was emailed a Reimbursement form. I requested that my plumber call and get an authorization # when he gave them his diagnosis. Because he mentioned that if he took the toilet up, he might have to replace the flange. They immediately denied the claim because for a flange might be involved. He later told them that he could not find the parts for my toilet and was told that they do not cover toilets. The customer service reps are rude and do not listen. I know they have to save the company money, but whatever happened to a "satisfied customer". I bought a policy for my house and my mom's house. What a waste!

    My experience with THP is very dissatisfying. My a/c unit went out in my home. I called THP and filed a claim. You wait up to 48 hours before they email you a technician for your problem. The technician they provided me did not work for the company any longer. (1st sign of trouble.) I had to call claims department again and share this with them only to find out I had to file a new claim and wait another 48 hours. This time after waiting for 48 hours I got no email. We called THP a third time and was told they are very sorry because it's been almost a week. They told my husband to call our own service provider and they sent us a reimbursement form. (Reimbursement form is a joke!) We called a technician on our own on a Saturday and he came out provided a diagnostic and when it came time to call THP back for authorization they were closed.

    I have a four month old baby at home and could not wait another week for the air conditioner to work so we paid for the service (which was $425). Called THP for the 4th time and was basically told the service was not covered and they could compensate me with 2 free service calls. Which at this point is worth absolutely nothing since I never even got 1 service call for my first issue. I've worked in customer service for 10+ years and have never had such a bad experience. Needless to say I requested to cancel my membership. Not because the service wasn't covered but because the lack of customer service and professionalism I received.

    The customer placed a claim on 7/9/2018 for a Air Condition not coming on. The diagnosis concluded that the cause of the failure was the disconnect box. Per our policy this failure is clearly excluded from coverage. Please see the referenced section of the policy below;

    I. BASIS FOR COVERAGE

    A. Air Conditioning System

    Note: Coverage available on Air Conditioning units up to a 5-ton capacity, and for residential use only.

    COVERED: Mechanical parts and components of two (2) ducted electric central air conditioning systems. All components and parts for units below 13 SEER and/or R-22 equipment, and when we are unable to facilitate repair and/or replacement of failed covered equipment at the current SEER rating or with R-22 equipment, repair and/or replacement will be performed with 13 SEER/R410A equipment and/or 7.7 HSPF or higher compliant, except:

    NOT COVERED: Filters; condenser casings; registers and grills; water towers; humidifiers; chillers; electronic air cleaners; window units; non-ducted wall units; mini-split wall units; gas air conditioning systems; water evaporative coolers; swamp coolers; condensate pumps; thermal expansion valves; all exterior condensing, cooling and pump pads; disconnect boxes; roof mounts, jacks, stands or supports; cost for crane rentals; electronic, computerized, and manual systems management and zone controllers; commercial grade equipment; refrigerant conversion; leak detections; water leaks; drain line stoppages or drain pans; maintenance; rusted and/or corroded coils; component short to ground; noise without a related mechanical failure; improperly sized units; air conditioning with mismatched condensing unit and evaporative coil per manufacturer specifications; improper use of metering devices (i.e. thermal expansion valves).     This starts with Total Home, called in a problem and was assigned a claim number. That was the last good thing that happened. Have not been able to contact to these people by phone or email. SOLEPRO. Only communication was email that said "who"??? Called Total Home 3 times this morning, got a cheery recorded voice giving me different options, all of which wound up in a dead line and horrible noise. I finally fixed the one problem myself. Have not heard from SOLEPRO. Now I cannot get through to Total Home. Would strongly say stay away.

Upon request for service under normal circumstances, we will contact an authorized Service Contractor within two (2) days during normal business hours and four (4) days on weekends and holidays after you request service. The authorized Service Contractor will contact you to schedule a mutually convenient appointment during normal business hours. We will determine what repairs constitute an emergency and will make reasonable efforts to expedite emergency service. We will accept your request to expedite scheduling of non-emergency service only when a Service Contractor is available. If the Service Contractor agrees to expedite scheduling of a non-emergency service request, you may be required to pay an additional fee.

    We were advised on 7/11/2018 by the customer that they have not received the vendors information which we sent to them again.

    A/C unit did not function when I turned it on this spring. Contractor was called to determine cause of failure. Diagnosis and estimate of repair/replacement was sent to TotalHomeProtection.com on 5/16/2018. Numerous calls and/or email were made over the next 4 weeks and contractor had to be recalled to take pictures and measurements. Finally on 6/8/2018 Total Home Protection denied my claim due to "lack of or no maintenance performed on the unit." Having documentation of annual maintenance done on this unit for more than 20 yrs, I tried to get Total Home Protection to put their denial in writing. To this day I still cannot get them to put it in writing. On 6/22/2018 I paid $3724.00 to have a new A/C installed.

    Total Home Protection should have a disclaimer in their warranty stating that if a unit is old they will not cover a claim regardless of the maintenance. This is very poor correspondence on their part. They should have told me at the beginning that since my A/C is what they consider too old, that they would deny my claim. I spend half the summer without A/C, paid for extra service calls and still had to put in a completely new system!

    Mr. Smith placed a claim for a Air Conditioner not cooling on 5/21/2018. The customer advised us that he had his own vendor go out to the home. We received the Reimbursement form along with a paid receipt on 5/25/2018. We reached out to the customers vendor over the next few days to get a complete diagnosis. We advised the customer on 5/30/2018 that we were unable to reach his vendor to get the diagnosis and to have the vendor contact us. On 6/6/2018 we spoke with Frederick Plumbing, Heating & AC and received the diagnosis. The diagnosis concluded that the cause of the failure the compressor had failed. We received pictures of the unit and our Authorizations team determined the cause of failure was due to Lack of Maintenance (LOM) Per our policy this failure is clearly excluded from coverage. Please see the referenced section of the policy below;

    VII. GENERAL LIMITATIONS OF LIABILITY

    D. This Agreement covers only repairs and/or replacements due to mechanical failure attributable to ordinary wear and tear. Accordingly, the Agreement does not cover failures which may result from other causes, such as without limitation abuse; misuse and/or neglect; lack of maintenance; rust and/or corrosion; noise without a related mechanical failure; chemical or sedimentary build up; lightning strikes; missing parts; animal, pet and/or pest damage; power failure; power surge; fire; casualty; acts of God; structural and/or property damage; flood; smoke; earthquake; freeze damage; accidents; war; acts of terrorism; nuclear explosion, reaction, radiation or radioactive contamination; insurrection; riots; vandalism; or intentional destruction of property.     I have been trying to get a leaky toilet repaired and/or replaced for 2 weeks now. Customer Service set me up with a Contractor that was scheduled for June 29th. He had a vehicle break down and was supposed to come the next morning; no show/ no call. On the next call to Customer Service, I was told to get my own Plumber out to take care of the problem and was emailed a Reimbursement form which I submitted to the Plumber so he could call and get an Authorization #. This is where the run-around starts. I will be on every Social Media site and Consumer Affairs website warning people about your poor Customer Service. I have now made 9 calls for this 1 problem plus what my Plumber made. UNACCEPTABLE.

    The customer placed a claim for a Plumbing System, toilet leaking water on 6/28/2018. We assigned a vendor the same day. We were advised by the customer that the vendor was scheduled to come and did not show. In an effort to provide quicker service, the customer was advised of our Reimbursement process where they can get their own vendor out to the home and submit a diagnosis. Once approved the customer would be reimbursed for the repair.

    We received a diagnosis from the customers vendor stating that the toilet is leaning which is caused when the flange is worn out/rotted. The customer was advised this was not a covered failure as per the policy

    F. Plumbing System and Stoppage

    Note: Mainline stoppages are only covered if there is an accessible ground level clean out.

    COVERED: Leaks and breaks of water, drain, gas, waste or vent lines, except if caused by freezing or roots; toilet tanks, bowls and mechanisms within the toilet tank (replaced with builder’s grade as necessary); toilet wax ring seals; valves for shower, tub, and diverter angle stops, rinses and gate valves; permanently installed interior sump pumps; built-in bathtub whirlpool motor and pump assemblies; stoppages and/or clogs in drain and sewer lines up to 100 feet from access point. Repair and finish of any walls or ceilings where it is necessary to break through to effect repair is only covered to the following extent: repair of walls or ceilings to rough finish up to $500 per claim. Rough finish is defined to include hanging of drywall, patching of drywall, stucco, and lath. Repair to rough finish does not include supplies or labor for paint, sanding, wall texture, wallpaper and/or tile work.

    I have been trying to get my dishwasher fixed by THP since 5/22/18. First they sent out a company that was going to fix it, nothing happened. I called THP and they told me that company was going to order expensive parts so they assigned me to a second company. When I called the second company on 63.12.18 to set up an appointment, they told me they no longer do business with THP. So I called THP again to assign me to a company. They gave me a third company. That company has given me 2 different appointments and never showed up for either appointment. I called THP and asked them to send me a different company, they told me the company told them that I did not answer the phone when they called me. I had no missed calls and no messages.

    WORST COMPANY EVER. If you expect good service, do not use this company. If you expect service, do not use this company. My fridge stopped working. I called Total Home Protection and they sent a technician out. The company said a part was needed. They ordered the part but when they came to install the part, they realized that the 1st part had caused a secondary problem. The secondary problem was not covered. The 1st part cost $35 (covered), the second part cost $150 (not covered). This is not the end of the story. The second part was no longer manufactured so they denied the claim. Actually they offered me $150 for a fridge that could not be fixed. What a rip-off. I wanted to cancel my service but they say that I have a 1 year contract so here is how I can cancel - $50, plus whatever they have already paid out to a contractor so I would have to pay about $400 to cancel.

    Contacted Total Home for claim. Was smooth until the end. Stated would not replace my air conditioner due to lack of maintenance. A technician said the capacitor was ready to go and it was pulling 16 amps as opposed to the 8 amps it should be. Total Home said since still operational will not replace. I understand this. Policy says replace or repair not maintain. But if they are going to use the lack of maintenance on items then they will never pay. This was an outside unit. The technician never told them lack of maintenance cause I heard the call. So now when it does break I know they will not pay for lack of maintenance.

    I purchased a home earlier this year and became really great friends with the prior owners. They recommended that I look into a home warranty with this company, as they had a very positive experience. Was never sure I would need it but I decided to take their advice after speaking with an agent from the company. A few months after moving in, my washer and dryer stop working and the garbage disposal would run on its own randomly. I called the Total Home customer service line (24 hours!), to file a claim.     I was having too much trouble with my air conditioning system, so I called into the service line and was able to get a next day appointment for someone to come and fix it for me. Unfortunately, it broke down again with the same related problem. I called back in to report that it had broken down again, and luckily, was able to reach someone despite it being the weekend. The agent I spoke to was very apologetic about the consistent AC issues I was having and scheduled someone to come take a look again. It was repaired once again. I was a little skeptical about if it would hold up but as it is 2 weekends afterwards, it has been working fine ever since.     Contacted Total Home because I was having a problem with dining room light fading. They sent technicians out to inspect. He checked the breaker box and said it needed to be replaced. Because he said it was from lack of maintenance they refuse to honor the claim. I asked several of their employees how I was supposed to maintenance the connections in the wall when it was operating fine. At no time could they answer this question. I doubt anyone routinely has maintenance done on a breaker box unless it isn’t working. Hence my calling them. They keep transferring you to different people until you get to the resolution department (Angel) who just sits on the line and doesn’t respond. My recommendation is to save your money for the repairs you will have to pay for.

    Let me start by saying that I was very hesitant to pay for this service. I always felt that this would be a waste of my hard earned money. Boy was I wrong!     Purchased 3 years of home protection insurance from Total Home Protection. I recently had an issue with my central air conditioner not cooling and contacted Total Home Protection. They promptly set up a service contractor to come and service the unit but I had to pay $45 for the service call. THEN all the issues started. Unit was low on refrigerant, technician had to determine if there was a refrigerant leak (the policy did not cover the leak detection service so I had to pay $150 out of pocket), then the policy did not cover but $10/lb of freon (9.5 lb cost me $332.50 out of pocket). Service technician charged $186 for labor and NOW Total Home Protection wanted to deny the claim because they claimed the technician stated the shredder valve that was leaking had not been properly maintained.

    I brought the technician into the room and he was upset that they had claimed he had indicated the issue was due to improper maintenance. Total Home Protection then indicated that the technician had not made that statement but proper maintenance had not been performed. I informed Total Home Protection that the unit had been serviced 12 months ago and Total Home Protection then that claimed that according to the manufacturer the shredder valves had to be maintained twice a year. I asked for proof of the manufacturer requirement of that maintenance and of-course they did not have it. The technician said that to his knowledge there is NO MAINTENANCE that can be done on a shredder valve. TOTAL HOME PROTECTION has proven to be a scam where they use every possible excuse to not pay for coverage you should have under your policy, but they will promptly take your payments. PLEASE do not deal with this company.

    I called for a home warranty repair on a leaking pipe to the circulation pump on the water heater. I was told that it was not covered because the hard water build up would have caused the leak. I asked them how do they know if I had hard water and was told that the plumber could tell by looking at the water. This was not stated by the plumber as I was standing there when he spoke to them. He said that it could have been caused by that but he could not be sure. I was transferred around several times. It seems to me that they will find any excuse to refuse a claim. I am going back to ORHP warranty company. They are more expensive but it doesn't do me any good to have a service that will find any excuse to deny a claim.

    Total Home Protection is dealing with my refrigerator right now and it's not going so good. The contractor determined what was wrong with the refrigerator without even pulling the refrigerator out because it was built-in. It's difficult to pull it out. And then I thought that it was the compressor and I told him that. He ordered the part for it and then he came back to put the part in and then he said that I was supposed to pull the refrigerator out and he had never even asked me to do it. So then he had to leave and come back again. I had to get somebody to pull the refrigerator out. He came back and put the parts. My older son was here. I was not because I was at work. He told me it was off, good and running. And when I came home, the refrigerator was not running.

    He said that it had been working when he left but I’m sure that he was lying because it was actually not working. And he came back and said that the part had kind of fallen off that he had to build it right and he adjusted the part. The refrigerator was going, but it was clearly not cooling down. And he said, “Well, give it a couple of hours and then text me if it’s still not working.” I knew it wasn’t going because there was no sign of cold even coming into the refrigerator.

    So since that evening, I told him, “Absolutely, it’s not working.” He was out of town for that weekend. Of course, it was the Father’s Day weekend and he came back. So when he came back, then determined that it was the compressor. So either he was lying to me with the first part, saying that it was working because how would it work if it’s the compressor now. I'm not a refrigerator person but I’m working home so I know some stuff. And I told him what the refrigerator was doing so that I could tell him that it was the compressor and that the fridge has been struggling to stay cold for a few days.

    And he didn’t really seem to put the time into it. He was literally in and out. And then, when he determined that it was the compressor he said we would hear from them and then I didn’t hear from him for a few days. I’m going on three weeks without a refrigerator. I became uneasy when he didn’t really make an effort to move the refrigerator. I don’t have it yet and then now, when I called, he said he needs to come back and take pictures of it. We can't do anything.

    I told the company to find out what’s going on -- if they're gonna replace the compressor or am I gonna get a new refrigerator. They need to step on it now. He said to me that they needed to come back and take pictures of the coil. I was asked, “Why didn’t he do it when he was here?” I also asked, “Can I take a picture?” And they said, “No. It needs to be him.” Once they got the pictures, what happened? They said, "Well, we'll set it up immediately right after." I'm assuming that they'll fix after they determine. I don't know why they didn't fix what was determined.

    I had issues with my dishwasher. And when I put it on, water had leaked everywhere. I called Total Home Protection and submitting the claim was good, but having a contractor come out here was a problem. No one ever called me back the first time and it was going on for three days so then I called the company back and the girl said someone was supposed to call me back. And I called and she was on the phone with me and the contractor who was supposed to come out. They set up an appointment to come out on a Thursday. And I took off work but they did not call and did not show up at all. So I called them after three hours, and they apologized and made another appointment for me the next Wednesday. But that Wednesday, no one called or showed up again. So, I called the company back and the girl who I talked to on the phone was very unsympathetic and not even concerned.

    I contacted the supervisor, and someone had another contractor come out that same day. But he didn't let me know that the contractor was going to come out. They showed up at my house and I wasn't even home. So they had to wait on me for 20 minutes. And I had to hurry up and rush home through traffic to get here. It was the first time I ever used Total Home's service and it didn't run very smoothly at all. But the contractors were amazing and knew what they were doing. And the work was good. I would still recommend Total Home to a friend.

    Called warranty company due to air conditioning going completely out. They were prompt getting Prillaman Heating and Air to us. Of course 45.00 fee then they continue to give us the rundown that they were not going to cover any part of this extreme problem at all and said this was our fault. Not sure I understand as I certainly did not cause my problem to happen in 100 degree weather. They basically have had no problem taking my money and not providing a service they said in the beginning would absolutely be covered. I am so upset about this. Have called them many many times only to be put on hold for 15 minutes hung up on and treated beyond poorly.

    There should be a way for anyone wanting to purchase this insurance before doing so that it seems as though this is a fraud at each turn. My husband is on hold with them as I type for the second go round of a 15 minute wait. They seem to not want in any way to honor their agreement but will take your money anyone out there wanting to get this insurance please do not. If this matter had been handled nicely and professional this would not be so bad. This is the worst treatment I have ever had in my life.

    Updated on 07/02/2018: On week 3 with no air and 100 degree weather with not a lot of response other than checking into it. Pictures have been sent with proof and a second opinion that this is not due to poor maintenance or anything other than it broke and contract denied. Can't believe we have to go through this. We have like I said gotten 2 separate quotes as well as everyone who has looked at this professionals that have stated this is not in anyway our fault. Pictures have been sent also.     We have policies on 3 rental homes which we bought the 5 year plan on two of them spring of 2018. The water softener is a covered item. Just as the June 14 review wrote, they discover “excuses” not to repair or replace the unit. In my case the water softener failed and was stuck in a cycle. Total sent in a repair person apparently no knowledge of softeners. He didn’t know what was wrong. Then he said it was damage from a previous repair, which there was none. Lastly he said the tenant put too much salt in the tank. Therefore, it is not a covered item, same as the above reviewer stated in June 14. Total, tried to Settle with me for 500.00 but the lowest bid I can find is 1,000.00. I don’t want any money, just the repair completed per the contract.

    I am not near the property, that is why I have a home warranty, hello! I am investigating what actions I can take against this company. I only want the unit either fixed or replaced period. They throw it back in your lap and say, "Here is a few dollars, you deal with it because it will cost us too much to do it." I will continue to write one review a week until this is settled. Buyer Beware. I had such high hopes for this company and service, but I guess I was wrong. I was last told to email mediation at Total if I wanted but they just don’t care. BBB is next for my complaint. P.S., the salt in the tank is dry above the waterline, so no knowledgeable person would say dry salt pellets had any effect on the unit.

    My toilet was leaking and flooded my whole house and lot for a week. I called Total Home Protection and two days later they called me back saying so and so plumber is coming. When the plumber arrived and saw what the problem was, he submitted a claim over the phone to Total Home. However, I did not like that he had to call Total Home for the job to be approved before he does it. So, if my refrigerator dish or something breaks down and Total Home does not approve it, I'm screwed. If I knew this was how this company works, I would never have gotten this warranty. Do not get them.

    Total Home Protection is the best when it comes to covering my repair and replacement costs. Recently my built-in microwave/toaster oven combo was malfunctioning; I was really troubled because I could not bear staying without it. I usually prepare lots of food and put them in the refrigerator then use the microwave to warm it whenever I feel hungry and now that it was not working I did not know what to do. I decided to call Total Home to see if they could provide me with assistance. They sent out a repairman who quickly fixed my microwave, and had it up and running in an hour.

    The oven in my Maytag Gemini stove took too long to heat up so I called Total Home Protection. They sent a technician out on 5/16/18 to replace the oven ignitor and fixed it. A few days later the oven wouldn't even heat up. I called them again and the same technician came out again on 5/30/18, examined the problem and said the control board was not functioning and the part was unavailable. I called Total Home Protection and asked them what would happen if they couldn't supply the part. They said they would replace the stove. Later on I contacted them and they refused to honor their warranty as they said my oven was dirty. They had their technician take a picture of it. The stove is 15 yrs old. I had just cleaned it 1 month or 2 earlier.

    When the technician came out on 5/16/18 he took the bottom plate of the oven out. It had open places all around it to allow the heat out of course, and some of the cleaning debris that was charred fell out on the corners of the oven. The technician did not clean it when he got through putting the bottom plate back in. Replacing the stove would cost them $1400, that is why they are refusing to honor the contract. They didn't refuse to honor the contract when I called them out on 5/16/18 to replace the ignitor. They didn't accuse me of having a dirty oven then. It didn't cost that much to repair it, a big difference than $1400 to replace the stove. If the stove was "dirty" on 5/16/18 why didn't they refuse to fix it then? The answer is clear. I no longer have an operating oven in my stove. This is what you can expect to encounter if you purchase a warranty with Total Home Protection. Buyer beware!!!

The claim was covered as it was under the pre set authorization amount and the technician did not mention the condition of the oven. He then called back in to advised there was a second failure and advised the unit was full of grease.     I purchased Total Home Warranty on May 8, 2018 for my home. After 30 days on June 7, 2018 I had an issue with my AC Unit so I contacted customer service to send out a technician. They said that since my contract became active that day the issue with my AC Unit would be considered a pre-existing condition and not covered. I tried explaining to them that my AC Unit had been looked at in May when a technician came out to replace a blown fuse, he checked the unit, my Freon level and stated that everything was working fine. Now I have a home warranty but will have to come out of pocket to find out what is wrong with the AC Unit so it makes me wonder why I signed up for a service that I need to wait past 30 days to use it. I guess they don't understand that isn't providing quality service to their customers.

    I was looking at Total Home Protection online yesterday. Was called during my search by this company. Spoke to a young man who was very respectful, then proceeded to read some reviews of this company. After reading several reviews of very unhappy and dissatisfied customers, I made the decision to cancel my policy in a matter of minutes after signing up with the company. I called and left a message for the gentleman that I spoke with, as he indicated that I could cancel my policy at any time.

    I did not hear back from him yesterday or today, so I called again. I did not enter the extension and the phone was answered. I was transferred to customer service and was on hold for 27 minutes. During this time, while holding for customer service, I got on their website and tried the "chat" icon they offer. It gave me nothing but the runaround. Which then solidified in my mind, exactly what the reviews that I had read stated. Once I did speak to a customer service representative, he was rude, had a self-righteous attitude and completely unprofessional. Unfortunately, this program would seem to be quite helpful for anybody but for the fact that the reviews of existing people holding policies, we're so dissatisfied with their service after paying them, they encouraged people not to use this company.

    Now after my experience today, can say I'm very grateful that I took the time to read the reviews from these individuals who had experienced horrific outcomes to their claims of fixing their appliances. I explain to the individual that I spoke to initially that typically I am very thorough when I investigate something of this nature. And I will take full responsibility for not telling the young man that I would call him back after I finished my looking at his company's background.

    My advice to anybody is check out reviews on this company that are not on their website. That is what made me see the light, and after speaking to the loudmouth customer service representative boasting of his 14 years as a customer service representative and their Better Business Bureau record, which if you know anything about the Better Business Bureau, doesn't hold water. Please do what I did not, and that is, do not be foolish enough to take a phone call while in the middle of looking at the website and finding out all the information before you speak to somebody.

    I have a big family and I usually host the get togethers. Needless to say not having a working oven would ruin things! Of course that's exactly what happened, at the very worst moment. I was really worried that my home warranty wouldn't cover it because the stove is not nearly brand new and probably only failed due to being used too often for too long. I called anyway, hoping that it would still be covered. The short answer? Yes it was! Not only that but when the home warranty was reviewed and the oven inspected I was given a replacement unit instead of a repair because it was definitely beyond repair. This customer service greatly exceeded my expectations and although I hope no more of my kitchen appliances fail anytime soon, at least I have the confidence of knowing my home warranty will take care of things and most importantly help me not stress out when these things happen.

    After owning several homes over the years, I am so glad that I have always purchased a home warranty. Of course, like most warranties, you get what you pay for and no two companies offer the exact same coverage. But, I have to say that Total Home Protection hasn’t disappointed me yet. They offer extensive coverage plans at great prices! Furthermore, Total Home Protection is very upfront with their terms and conditions—what you think your plan covers it covers, plain and simple. I honestly couldn’t imagine owning a home without a home warranty. Bottom line, your home is an investment and what needs to be repaired or replaced should never be a drain on your finances.

    OMG, don't choose this company. The contractors that work for them are of poor quality and are truly in cahoots with them. THP required that I pay for a leak test for the AC unit. I paid and got a diagnosis. I had another company come out, and they said the first diagnosis was without a doubt incorrect. They did nothing, and the issues continued. Overall, find another company!!
