    I have been waiting for over two weeks to get a repairman. When this company is called the solution is; you find the repairman and they will pay up to a certain amount and then they will reimburse you for repairs and the part. If you have this kind of money, why would you need their service. Take your money and give no service. When you want to cancel, they refuse till contract is up. Why would you pay for a service that you get no results. Rating should be 0.

    Never got any satisfaction or anybody to even look at my wall oven to diagnose it and to eventually repair it or replace. Started to try to get someone/technician to diagnose it in the beginning of June 9, 2025 claim#** with Service Claim Dept. and today is August 21, 2025, still no response. Have called them every 2 Weeks and my latest claim#** as of today, and all along been asking just refund my money they’ve gotten for the Service Contract I gave them. No luck with that. Supposedly Headquarters is in Brooklyn, NY.

    I’d give them a Zero Rating. Stands for everything they haven’t done and Their Name is “ServicePlus” because of them not doing anything and not refunding my money they’ve already gotten from me. In my opinion the name should be “ServiceZero” because that is what I’ve gotten from them Zero. If you have contacts at the Better Business Bureau could you forward this message to them. Please spread the word so other people won’t use this company for a Home Warranty, I should have researched it “Better”. I am hoping and trying to get my money back what I paid them for Breach of Contract Etc. If there a lawyer that would like to take the case please advise. Thank You Advance! Tom

    This company keeps calling my office at least three to five times each morning. We have tried to get them to remove our phone number from their system. After many attempts to it resolved I have come to know that they don't care. So I will be leaving a crappy review every day that I get some free time each morning. Their employees state that they will get it done. But it never happens. Plus I get charged each day from my answering service because they call before we open. Crappy service. ER

    I’ve been extremely frustrated with ServicePlus Home Warranty. Their customer service is poor — delays in responding, unhelpful reps, and unresolved issues. When I tried to cancel my contract due to these problems, they made the process difficult and confusing. The cancellation terms are confusing and unfair, especially the vague $50 administrative fee “for each unused term” that can add up to a big penalty. Despite paying on time and following the rules, they wouldn’t cancel without making it complicated. Overall, I expected better transparency and respect from a company that’s supposed to provide peace of mind. I would not recommend this home warranty to anyone looking for reliable service and straightforward cancellation.

    After making a claim, No one responds, after many failed attempts to contact business, still claim not assigned. I did not renew my contract but somehow I was automatically renewed and charged. When I spoke to company representative, they convinced me to stay at a discounted rate, which I was already charged. Making a claim is easy, getting them to respond is the problem.

    BUYER BEWARE – ServicePlus Home Warranty. First claim in over two years with this company, and it was a nightmare. My A/C went out on a Monday. I was told a tech would come ASAP. Twenty-four hours later—nothing. It was 118° in Phoenix, and I have a handicapped child in the home. I called my own A/C company, with ServicePlus’s approval, as long as they called before doing any work. My tech found the unit had a locked rotor compressor and needed replacement. When he told ServicePlus, their rep sounded incoherent and then closed my claim without telling me.

    They reopened it but never sent anyone. After two more days of waiting, I replaced the unit myself — $10,220 out of pocket. ServicePlus said they would send me $200 and said they don’t cover the rest. This is one of the worst companies in the U.S. I wish I had read the reviews before signing up. I honestly don’t know how they’re still in business and out of prison. Do yourself a favor — avoid ServicePlus at all costs.

    STAY AWAY! DO NOT DO BUSINESS WITH SERVICE PLUS HOME WARRANTY! This is the email I sent to them on August 8, 2025. (ap@serviceplus.com) Regarding claim #******** (policy #********) for our dishwasher. A check in the amount of $345.00 was supposed to be mailed within six to eight weeks from Thursday, May 22, 2025. The maximum eight weeks would have been Thursday, July 17, 2025.

    Per my conversation with a senior manager today, August 8, 2025, the check hasn't been issued yet! What is the holdup? The senior manager that I spoke with today said there is a cap on how many checks can be sent out at one time. So does that mean that once you reach the cap, other checks are put on hold. Why is there a cap? The customer service representative I spoke with last week said that it was in the last process. What does that mean? The representative before that one said something like there isn't enough staff in accounting. This check was supposed to go towards the cost of replacing the dishwasher in lieu of getting the broken one repaired. Am I ever going to receive it? If yes, when? What date? I need an answer via email by Tuesday, August 12, 2025, or further action will be taken.

    Terrible company, do not use them. On my pool pump claim, never got a tech, they asked me to find my own, and only paid 200, to this day have still not received the money. They make extremely hard with all the approvals you have to submit. On my water heater replacement, all they allowed was 100. Still no check. It's a 1 year contract for shit "No service". Beware. The worse company by far.

    It took them 2-3 weeks to find a company for an electrician and they hadn't shown. Called a few times and also left messages. I called Service Plus and said, it is not their problem if the electrician did not show up. 1 month for an electrician and up to now, the issue has not been resolved

    Run far away from this company. Had an air conditioner go out last year and they exclude everything that could go wrong with it. What a scam! I have now waited 4 days for them to dispatch a tech to come look at my water heater. Their customer service is crap! They told me if you can't wait just fix it yourself! Never again!

Because they ONLY want your money and will… DENY, DENY, DENY!! No AC in 110 - 115 heatwave and they STILL said, No, that’s a “maintenance issue”, “we don’t cover that”. Mark my words… or you’ll experience it yourself. EXTREMELY DISAPPOINTED! Will NEVER get another “warranty” from them. They’ll probably be out of service anyway, because they’re freaking crooks!!     Worse service ever there is. Always agents are rude and act like they are doing you a favor. There is always something with paying out or submitting in a claim. Even the tech don’t like dealing with this company. Don’t waste your time with these people. You may pay a high rate but you will be able to use the service. I have coverage and out of the 4 claims I submitted that’s a part of my Platinum subscription has not been cover the hot water heater, bathroom drain clog? AC issue and now dryer. They want me to diagnose the issue but pay them $75 bucks. Make it make sense.

    I did a service call on my refrigerator back in January. Service Plus was unable to find a service technician so they authorized $200 for the repair which is really $140 because you have to deduct the service call fee...Anyway long story short, I wasn't able to find anyone to do the repairs and ended up having to purchase a brand new one which cost me well over $500. I finally got a check for $148 in April for a claim placed in January. Not only was it super late, but I was in the red for $352. Then I had an issue w/ my stove...pretty much the same result only I'm not as much in the red, but as of today's date, I haven't received the reimbursement check. Please don't believe the 6-8 wks turnaround timeframe for reimbursements and absolutely do not believe that they're gonna outright purchase a replacement for what they can't fix because it's been the furthest thing from the truth since I started making claims. I paid up in advance for 3 years and had I not been told that I wouldn't even get 1/2 of what I paid back if I canceled early do to payouts etc...I would've already canceled the service. So trust and believe that when it is over, I WILL NOT BE A REPEAT CUSTOMER!!!

    I have service plus home warranty for last 2 years when I first needed them. I was told they couldn’t cover service on my furnace because parts are still under warranty, but they wouldn’t do the service. Then I put in a second claim for washer. Was told it was too old. Couldn’t get parts and they were going to send me 300 in 4-6 weeks. I call @12 weeks because still no check and they said it hadn’t gone out. They send out only in Fridays. Call back following Friday. Still it gone out! They give you the run around to get the $ when they have to pay out, but were quick to increase your rates after the first year. Should’ve cancelled after the first year! Next time I read reviews first because this company has horrible reviews!

    Placed a service request on 5/27 for a failed refrigerator and as of today haven't been assigned a technician. Was told to get my own technician out of pocket for a reimbursement. Seems as if I don't need a warranty, if you are expected to pay upfront with no guarantee of reimbursement. I also found that they are not rated by the BBB, which is a big Red flag for me. I called to cancel my policy and a manager said that I could not cancel until February 2026.

    The service with this company is terrible. I have been without hot water for a week now and no technician has been assigned to come fix the issue. The customer service is terrible when you call to ask about when a technician will be assigned. They do not care that me and my family have been taking cold showers for a week and all they say is they are working on a technician. I have used other home warranty with AHS and they were by far a better option! This has been greatly disappointing with Service Plus. As they seem to want me to find a technician pay for the service and wait for them to send me the money as a reimbursement! If I wanted to pay a tech up front, I wouldn't need their services at Service Plus. This has been my very first claim with this company and I am highly disappointed! If I could give 0 stars, I would!

    I’ve had this Home warranty for about four years and it’s not been good at all. I’ve had numerous times where they’re supposed to assign someone to my claim to come out and fix whatever is broken and they don’t do it. I’ve been waiting almost 2 weeks for them to assign somebody for my water heater, which has been out for now two weeks. Still haven’t heard anything. I call them and they say somebody is working on it. They’re supposed to have it done within 48 hours, but that doesn’t seem to matter This is second time this has happened. I wouldn’t even give them a one star, but you can’t do zero star. So I finally just get it fixed without using them. 2nd time I’ve had to do that. I have told them I got it fixed. I’m waiting to see how long it will take.

    I have been with Service Plus Warranty for over years base off of their services to be reliable (This is not true). When I started taken this service warranty I took out the plan of either fixing my appliances or replacing my appliances. I contacted Service Plus to indicate my Freezer to my refrigerator was not freezing my items and the ice from the ice maker in my freezer was melting, the refrigerator was warm once you open the door. A tech did come and said that the cooler element was about to go! That he would put in an emergency ticket as it was a refrigerator.

    I received a telephone called from a finance person at Service Plus to indicate that it would be just as much (cost) to fix the refrigerator as if I purchase a new one. She indicated to me to pick out another refrigerator and they would send me a check in 45 days for $200.00. I ask where can you find a refrigerator for $200.00? Her remark was according to the model # and serial # the refrigerator was over 15 years old (Which is also not true) at least. I have not had this refrigerator in my house over 5 years, and if so that is not indicated on the plan how long you can have appliance before they will honor the plan. Therefore, I am asking a check be send to me of a total of $665.12 for a new refrigerator that is basic same refrigerator at Lowes Dept Store. My hope is to hear from this company soon, as I would not want to push this email further.

    They cover almost nothing, refused my ac repairs after not getting a service company for more than two weeks in a heatwave, we hired locally, they came in one day, repaired, ServicePlus refused to reimburse us because we didn’t follow “procedure.” Ice maker stopped working in refrigerator, “we didn't cover ice maker.” Presently I have hot water heater problem, “we don’t repair leaks.” The question is “what do you cover?” Asked for refund on rest of policy, transferred to two different agents, on hold again, 45 minutes so far. Scam artists, read your contract before you pay, they cover Almost nothing, they separate components and the ones which will fail, are the ones they don’t cover.

    After 3 years of a paid $1300 contract, ServicePlus failed to send me 3 reimbursements for not being able around here get a service provider to take the job. Then, on the other 3 occasions when people did come out, the problem was not covered from the AC unit, pipes in the basement, and the dishwasher. From the most simple to the very challenging, service plus ultimately fails to provide service.

    I have filed my second claim with this company in the last 2 years only to be denied and given really bad customer service. On 2/4 my furnace went out and it was 15 degrees in Wisconsin. Upon placing the claim and thinking this was an emergency I was told they had 24-48 hours to send a tech. This is the second time I've had to find my own tech as they have none in my area. On 2/5 I had a company come out as it was too cold for my kids and elderly mother. I spoke with them and was assigned as the vendor. The diagnosis was that I would have to replace the furnace. I called service plus to inform them and was again told they had 48 hours to make a decision. I emailed the estimate, called again to urge them to move quickly and was again told how long they had to make a decision nevermind the fact that my family is freezing.

    I got the work done after telling them I'd just send them the information for reimbursement. I got the work done and was denied reimbursement because I didn't get prior authorization to complete the work even though it was a covered expense. This is extremely bad service and a way to get around providing a service that I am paying for. I am paying for security and convenience to which I have not received in either of my experiences with this company. I've sent an email to dispute and filed a complaint with BBB. An inconvenience I shouldn't have to go through to have a supposed legitimate company provide a purchased service. The company lacks compassion to expect a family to freeze while they try to get around paying for a covered expense is ridiculous. I rated a 1 because 0 isn't an option.

    I have been a member with a 3 year contract for about 6 months now. To date I have made 2 service requests for a dishwasher and a clothes washer. With the dishwasher, they could not find a tech to service the unit. They asked me to get a tech myself and send them the bill. I did, 5 months ago for about $200. Despite multiple calls to them the message is "the amount is approved to pay" but is never paid. We continue to call them and now we are not able to get through to customer service. The second time around, they did send a tech to fix the clothes washer and it has remained fixed. The most recent call to customer service is that they are not going to fix the problem and we are advised to replace the defective machine and they will pay for it.

    I paid premium to Service Plus Home Warranty. When my AC broke down and submitted a claim, they refused to pay saying leak is due to corrosion, which was untrue. Worst home warranty company designed to cheat and defraud customers.

    1st of all, I had purchased the platinum plan, and It clearly stated that it covered the plumbing issues I'm having. Well, they sent a contractor that couldn't even walk down the 7 steps to look at the issue due to a stroke. How was this guy supposed to complete a job if he couldn't even look at it!? But he was harping about that $100 deductible. So I showed him my coverage to prove I indeed did have the coverage, and I toold a screenshot. So I reluctantly gave him the $100, and I never seen him again!

    Over the phone he instructed me to cut the main line 8"-24" because openings wasn't covered. So I did, then Service Plus comes off with they don't cover clogged plumbing. My warranty stated that plumbing system, and plumbing stoppages was covered, and I had a screenshot of it. And, when I looked again, plumbing systems was removed from the list of coverages, but plumbing stoppages still was. So I now have the right to tell the whole world that Service Plus is a 100% scam company!!! Never give them a dime of your money, or their Shady Contractors. Monz Plumbing was the contractor that got me for $100. He's also a scam artist! After I paid him I never seen him again. People beware of this company, and their shady contractors!

    We have had our home warranty policy with Service Plus for over a year now & have had nothing but issues! Our pool chlorinator stopped working back on July 2nd, 2024 and it is now Nov 17, 2024 & we still have not received our reimbursement payment & I call every week & hear the same thing, "we have no way of contacting our AP dept and have limited information." I ask to speak to a Mgr who says the exact sane thing. "Your check should be cut & mailed this week!" I am an Accountant and process claims every day for our carwashes, & we overnight the payments because we want to keep our customers! If I wouldn't have been able to go ahead & purchase the new chlorinator, our pool would be green & irreparable! So, I just keep calling every week and keep writing to mgmt with no response! TERRIBLE CUSTOMER SVC & WORTHLESS HOME WARRANTY COMPANY. I WOULD RATE THEM A (-5)!!!

    1 was the lowest I could enter, or I would have given less. My one and only claim, before I cancelled my policy, was met with disinterest and zero attention to detail. They even addressed their response to the wrong family. How could anyone have confidence in a company that shows so little interest that they can’t even send responses to the right customer. They never called me to inquire or ask questions about my claim or its circumstances. I could sum up my experience with ServicePlus in one word - - embarrassing. Read the fine print in your agreement, because they will search for any loophole to deny your claim.

    Do not purchase a home warranty from this company. They do not value their customers at all. It takes weeks, if not months to get your issues resolved or get any kind of compensation. They do not have an ample amount of contractors to work on any claims. Ninety-five percent of my claims I have had to have my own contractor. They give you a minimal of 200 to 250 for upfront, reimbursement, if it's going to cost more than that, the contractor has to contact them while on job to get that approved, and it takes hours for the contractor to be able to do that. If you're willing to pay the contractor up front and they haven't approved it, it's a battle to get the funds reimbursed. On one of my claims, it took me six months to get my money back.

    Wish there were negative stars! WORST CUSTOMER SERVICE EVER!! The Customer service staff is uncommunicative, misleading and Uninformative. The customer service staff is unhelpful, unclear and are more invested in getting you off the phone than actually addressing your needs. I cannot wait until my contract is up with these people so that I never have to deal with them again. TRULY AWFUL service! STAY AWAY!!! NO PEACE OF MIND HERE!

    I spent over $3,000 getting this warranty. Had somebody come look at my heating and air 2 to 3 times to tell me three different things. The last guy came, told me that it needed to be replaced. They said because of corrosion they would not replace. I live on the coast so everything is corroded because of the salt Air. I will never use this company again and none of my family will renew their contracts. I've done everything I can to try to get my money back. I will never use a home warranty program again, it's better for you to just save until you can afford to get what you need because on the coast especially with the salt Air you're going to have corrosion within one year and they will not cover anything if it has any corrosion on it whatsoever.

    My AC coils were busted and they said because they only bust when they have corrosion which if you actually look at my pictures there is no corrosion on my AC coils and they only wanted to give me $500 towards getting a new unit. Never use this company, definitely do your reviews before you go with a home warranty program, about 10 of my other family members have this company and they will not be renewing their contracts once they run out.

    Do not use this company. Worse ever. If you use them you can't have an issue within 3 weeks after 30 days. Couldn't tell me how long it can, just that it was too soon for them to cover it. And it's 3 months new they don't cover. What's the use for them is crazy to me. Don't go for the small talk and them making promises they don't keep.

    This company is a scam. We paid a promotional price of about $1,000 per year for 3 years. This was money we completely wasted. The first claim we filed they only covered because we could read the fine print to them and they legally needed to repair the appliance at their cost. On the second claim they said the appliance had depreciated to being only worth $150. It was only six years old and worth MUCH more. We should have just kept our money.     Have them for 7 years and used them a few times. In my experience, it takes 7-10 bus day to get approved or denied (mostly denied) for services. They have denied my claim due to age (10 year old house) for normal wear and tear (HVAC & water heater). I can’t cancel them due to making monthly payments which makes my contract auto renewable. Save your money because you will end up paying out of pocket and end up paying a tech to do the job.

    This Home warranty product is a total rip off. I have had 3 claims in 4 yrs. A microwave oven combo that had to be replaced a 2600 dollar unit I got 550 after arguing with management, wanted to pay $300.00. 2nd claim was a 1100 Samsung Washing machine (required to be replaced) paid $300 unit was 6 yrs old. Last claim 3 months ago 2yr and 3 months old dishwasher, only wanted to pay 200.00. Have not settled with them on this yet, dishwasher was a $1100 high end unit.

    Serviceplus was actually great, there a lot of confusing reviews of how they are not true, bad service but none of that is true. When I got the service I made sure I had a rep. to call and they were amazing to helping me with my problem, just be on top of things and don't wait around for the company to call you, they don't know what's wrong in your home.

    Our dryer which was here when we moved in stopped working. They first sent a scam to virtually see what the problem was. It was a scam. They sent me the name of the real service person and he said the dryer could not be fixed because it was a Kenmore Elite, which they don't exist anymore. The technician told ServicePlus the dryer should be replaced in the amount of $720. ServicePlus told us we would only get $200 because of depreciation! That is not what their policy states. Also, they charged me $125 for the service call and the technician charged me $75. It's on us now to get the money back from the technician!!! Lousy company, I would NEVER recommend. I can't upload receipt or picture because I wasn't given any!

    Fact- pay premiums and if something breaks the tech is told to lie about condition of system or appliances so the ServicePlus company doesn’t have to repair. The tech the company sent out explained to us the company put words in his mouth. Lied by saying our Air handler was rusted. It wasn’t even worn. I wouldn’t recommend this company for ANY reason!     I don’t write reviews, but I need to warn people to not lose your money with them. We submitted a claim and they assigned us a technician. The technician came out and said the condenser fan motor needed to be replaced. We received an email from Service Plus saying “ As per the diagnosis received, it was also found the compressor has shorted to ground in need of replacement. As per Section 5 Letter A under your terms and conditions, Service Plus is not responsible for short to ground components.”

    This is a copy of the email they sent me. They said “compressor” which after calling service plus, they said it was a typo. This is a red flag; a professional company can’t even put the correct part name on the email. Also they wrote that “Please be advised that certain items and events are not covered by our Agreement. Coverage includes only normal wear & tear mechanical failures of the specific items listed as covered on your Agreement Coverage Summary and excludes all other failures and/or items.”

    What do they think normal wear and tear is. If a wire broke because of being in the weather for 11 years and made contact with the casing and ground it out, that would be normal wear and tear, but they knew this and put an exclusion so they wouldn’t have to pay for it. Lastly, I spoke with the HVAC company who read me what they wrote and submitted to service plus and all it said was the “condenser fan motor was broken”. Nothing about a short to ground so service plus, I believe added that so they wouldn’t have to cover the part.

    It has been a nightmare with this company. We signed up with them Feb 2024. Our top oven went out in June. We made a claim. A tech came out and found the problem. He said he would order the part. Next thing we know ServicePlus Home Warranty tells us the oven is not fixable and offers us 200 dollars. My husband refused this solution. We called back the company they sent out. They told us the part could be ordered but service plus rejected the purchase. Service plus calls us back after multiple calls from my husband and tells us they will fix the oven but after that the oven won't be covered. We refused. And will be dropping them.

    I bought a policy with this company and paid for it for 3 years. This is my 2nd year with them and I had to file a claim for my air condition unit as it was not cooling properly. A technician was assigned who came and made a diagnosis and made report to the company. There is a leakage in the system and I was told it won't be covered; surprise, how can you fix a problem when you can't even Diagnose the problem! It is so hot, I agreed to pay for it and now they want a new proposal from the technician and yet won't guarantee it will be covered. They play phone tags passing your call from one department to another and finally leave you hanging for hours. What a shame! Have you no decency left?

    Would give them zero stars if I could. They tried to diagnose the issue with my oven over the phone. Took ten days to get the parts. The service tech showed up and diagnosed the problem and said those parts wouldn't fix. Told me which part would fix it. I called Service plus and they would not send any more parts and we're doing a buyout of $300 for an oven that costs over $2000.00. I laughed and was in disbelief. I am ending up buying the part and fixing it myself. This was in February. They told me it would take 6-8 weeks to get my check. Here it is June 2nd and still no check. Called last month and they told me accounts payable is doing one run of checks for the last 4 months and that I will get my check. Personally I think they are playing money games to stay afloat. I would avoid this company like a plague.

    This company, in my opinion "is a scam", they do not fix anything, there is always a reason that the repair "is not covered under the warranty"! I had paid for this warranty for 5 years and only had one successful claim to have a pipe tighten during this 5 years. All 5-6 other claims have been denied! I had a recent claim for plumbing and they tried to give me a reason why my claim was denied based on what the technician who accessed my issue said; however, the technician is "matterfactly" saying he did not say what they told me. The technician has no reason to lie, there is no benefit in it for him.

    Service Plus claims they record every message...However, they said my technician said there was a leak...There was and is no leak and the Technician said he didn't mention anything concerning a leak...They mentioned another statement from the technician..Again the technician denied saying the narrative statement from Service Plus and repeated my issue again from his earlier appointment with me. Clearly there is some paperwork documentation being fabricated if they have something listed that the technician DID NOT SAY! They are certainly not #1 in anything! Liberty Home Guard is so much better, has great customer service, AND ACTUALLY FIXES AND REPLACES ISSUES/ITEMS! I will be switching immediately!!! RUN AWAY FAST from this company, DON'T WALK!!! Don't waste your time! If I would give them a negative 1 Star I would and it would be more accurate!!

    After purchasing a seven year warranty from ServicePlus in 2017 for $2,000, I have had two issues. I needed an adjustment on my hot water heater about a year ago and it was taken care of in a few days. On December 7, 2023 my refrigerator stopped working and a claim was placed with ServicePlus. On Dec 27, the part needed was replaced. On Dec 30 the refrigerator stopped working again. Now, today, January 16, 2024, they called to tell me the needed part is backordered and won't arrive for three more weeks. That will be sometime during the second week of February. I have one refrigerator in my home. Since December 6th, I have been through major surgery, Christmas, my husband's death on 12/29/23, New Year's, out of town guests for the funeral...And all with no refrigerator.

    I lost all of the food I had the first time it broke, once fixed I replaced the food but lost it again when the refrigerator broke again, and now I can't have any perishable food for another three weeks...A total of three months. ServicePlus could care less and have more or less told me so. Their answer is it's not their problem, they only need to replace the part whenever they get it, doesn't matter how long it takes and they aren't responsible to replace any food or anything else.

    I would never recommend this company to anyone who needs a reputable, understanding home warranty company that actually cares about its customers and strives to do the right thing when it comes to the service they provide. I have a year left on my warranty but, as you can imagine, after they charge all their fees and extras, there is no refund amount. Please don't let this company take you the way they have me. I could have put that $2000 in the bank and bought a new refrigerator, paid to have the adjustment made on the hot water heater and still had money left over. Three months with no refrigerator is just unacceptable.

    I am very disappointed for their customer service. My heating unit stop the working middle of the cold day and I call them up and after many calls they scheduled team to check. After team report they are telling me my heat exchanger has a crack and they are not covering replacement of this part. I asked them then what you guys covering if you are not going to fix my heating unit, they try to offer $200 to sign and accept this money.     They never find contractors who will work with them. They don't repair covered items and want to pay a low ball amount to settle the claim. I've been waiting 6 months to receive a check for $250.00 for not fixing my air conditioning system. I've kept a detailed call log and am still waiting. They tried to tell me I was behind in my payments. My contract ended August of 2023 and I did not renew and told them that I was not going to. They automatically renewed me and says I'm behind now. They even pulled recorded conversations and found it wasn't me, or my address or my phone number that renewed their policy.

    Each call they say the check is waiting to be mailed, and I'm still waiting. They should have covered the repairs, I had to get my own contractor out and pay myself, which was close to $1000. And I submitted all the documents they needed to get reimbursed, but they said NO. This was 1 example of quite a few problems I had with them. Do not work with this company, horrible servicing and communication.

    This is not a company that you want to deal with... They were very deceptive in the sales pitch, no mention of ALL the exclusions, and maximums on items to be paid out. Also, no listing of that in my original contract. Despite asking for it, I never received a coverage page like you get in auto or homeowner's policies. If something breaks down that is critical, like when my freezer stopped functioning, they are not equipped for fast or weekend dealing with it.

    Now as I am trying to get some payment on my sewer line failure, despite have a rider for this, they are going through all types of gyrations and legalese to say that it is not covered. Claim denied. If you are looking for a company that "warranties" noncritical items, and you have lots of time before it is needed, then this is your company. My recommendation, put the equivalent monthly or yearly fee into a maintenance account to deal with issues that come up, and avoid the aggravation of dealing with this company.

    Service Plus is a fraud! We filed two claims, only to have both denied after paying the service fee for the technician to tell us one thing and for Service Plus to deny the claim with another rationale that was inconsistent with the Technician's assessment. In one claim they tried to indicate the HVAC unit was improperly installed, even though we had an approved permit from the State of Maryland. In the 2nd claim, they state the stove top had rust, so they couldn't cover the repair/replacement. Again, not what the Technician told us in person. At no point were they willing to provide the written assessment provided to them by the Technicians, even though we paid a service fee for the Technician to come to our home. I have filed a consumer complaint with the NJ Attorney General and I recommend others do the same. We need to stop these fraudulent companies from operating and preying on the consumers.

    Zero star, it's the worst company for Home Warranty. I had tried many but with Service Plus you will not get anything fixed. They will just find ways not to repair or replace your appliance and reps. Blame the consumer after charging the service fee and not sending anyone. My AC/HVAC outer unit broke and they simply told me that is not covered without sending anyone to physically look at just based on the earlier visit. And for Microwave after waiting for 5 weeks they told me that they cannot repair it and offered $100 which I still have to receive it. Waiting for almost 2 months now. Zero customer service and most unprofessional company. Do not fall into the trap.. Even it cost little move please go with another Home warranty company out there.

    I have never used ServicePlus and with that I decided that I would sell and move to Senior housing. My contract came up. I received multiple phone calls, text messages, and emails. Even after I called them several times and stated I no longer require them as I am moving. Every time they say we have removed you and you will no longer be called, text or emailed. I get them. I have blocked the number. The harassment of them is very overwhelming. It not right. I am monitoring my credit cards because if they are harassing me with all of this I would not put it past them to charge my account. I am reporting them to the BBB as well. I am done. I will NEVER recommend them.

    AC went out, 2 days went by and they sent nobody to come look at it. They told me to get somebody and they would reimburse me, so I did. I called about reimbursement and asked how much it was and I told them it was $225, they said, "Sorry. It's over $200 and you need preauthorization." Avoid these people.

    Enrolling in this firm for home warranty is not really beneficial. Because after Technicians appraisal of the product, this company will never settle in full bringing in some Sections under the warranty stating that the product not working is zero value after depreciation and outdated and hence. cannot be repaired or replaced at all and will offer some amount as a compensation which will be 1/4 value of the product. The Salesperson who will convince you to sign up for their services will go out all the way in convincing you that the defective product will be repaired or replaced by the company and will fool you to sign up and then their job is over. Never even believe that this company ServicePlus will pay in full for the defective product of repair freely or freely replace after you sign up with this Company for home warranty.

    Leaving a review here to save anyone considering a policy purchase with this company the frustration and heartbreak that I have experienced, and continue to experience in my interactions with them. If it was an option to give negative stars, I would absolutely be doing that. I have been paying into a policy for several years, and when it was time to make a claim on a broken appliance I had no idea how difficult this company would make it to receive the promised benefits that I had been paying into for so long.

    Several excuses were made as to why they would not provide any funds towards the claim, and only after multiple conversations between the company and the technician that I had to hire, they agreed to providing a couple hundred dollars towards the replacement of a large appliance. After several more conversations, I realized that they were literally fighting me over a $100 difference, because the policy has an incredibly low maximum for what will be paid out towards a claim. While I was arguing over several thousand dollars, they were literally fighting me over $100. I accepted the defeat and agreed to the sum they promised.

    After cashing the check and calling to cancel the policy due to the horrible experience I had, I was informed that my policy had (conveniently) auto-renewed the month prior, locking me into another year. I asked them to send me the portion of the policy that describes the auto-renewal process, where it was clear that the company was to notify me 30 days prior to auto-renewal to give me the opportunity to review the policy. I did not receive this notification, but when I stated this they sent me an email that said "auto-renewal sent via mail." This was not the case, and I definitely am not going to take their word for it after the deceitful practices I've experienced. I hope this review will deter someone from working with this company - and hopefully I will be free of them soon.

    I've never written a negative review for a company before. I had bought a 5-yr. contract w Total Protection because always pleased, but it changed HORRIBLY since its transition. I'm STILL waiting on resolution from TWO claims filed the last week of Dec. '22 (6 MONTHS)! Reviewers who have never filed a claim see what this company OFFERS and think it's good, but they don't pay on any claims! First, their phone system doesn't allow you many options you need - NEVER the option to speak w a rep. AND they never update the website they tell you to enter info on OR call to update you if you file a claim. They will once in a blue moon send an email, which is not what they say to check.

    On both 6-month old claims, I had to find my own technician, which they authorized, but I have not received a check for EITHER! On THE other 6-month old claim, it is not their fault that in my small town the only repairman was unable to fix my dryer, & the travel cost from 2 hrs away would be cost prohibitive, but AT THAT TIME they should've done what they said they would do almost 4 mo later (but have not done yet). When a person FINALLY called me wanting to start the process all over, I demanded to speak w/the resolution dept., THAT person understood the problem & said we're at the point where they just need to pay me $200 or $300 toward a new dryer & that it would take about 6 weeks before I received the check.

    That was 8 weeks ago & there's no number to call that actually lets me speak to a representative to question it. On that call, I said that I wanted out of the last 3 years of my contract because I did not sign a contract w Service Plus, I signed it w Total Protection, but they will not give me a refund & I'm stuck w NO ACTUAL WORKING WARRANTY for the next three years unless I just go ahead & get another company at the same time.

    This morning I called because BOTH toilets were trying to overflow, so I know I shouldn't shower or run the dishwasher either. I called the automated number and filled my claim, mentioning it was an emergency because I can't keep going to other places to use the bathroom. SIX HOURS LATER, NO response. In the meantime, I went ahead and called & was fortunate to get a plumber to come due to the emergency, but I'm sure they won't honor it because they had not yet authorized it. If I think to, I will come here & update how long it takes them to finally call me. I truly hope this review helps someone save their money & time (& keep their blood pressure down) by using company that will actually pay up on claims.

    This company will constantly tell you things are not covered or they can not find anyone to make your repair. Recent bad customer service: Horrible Service!! Should be called ServiceMinus. My contract says they cover plumbing leaks. I put in a request for service and after numerous calls they email me 5 days later that they can not find a technician and they preauthorized $200 for the repair and I would have to find a plumber. If I find the amount is going to be over $200. I was to get the plumber on the phone while he was diagnosing the problem. Obviously it was over $200 as I plumbers in this area charge far more than that.

    The plumber spoke to ServicePlus and gave the diagnosis and said he could fix it right then for $427. ServicePlus resolution mgr said to hold on while he gets approval. Then hung up on us. They had the plumbers number and mine and after waiting over a half hour and no response the plumber charged me a $69. service call and left without repairing the leak.

    Now a week later I still have a leak and called and after lengthy hold was once again put thru to the resolution department. Spoke to Diontray whom was quite rude and tells me my leak was not covered but they would pay me $140. anyway to get the leak fixed. I asked that he tell me where on my contract does it say a inside leak is not covered or that there is a dollar limit on a repair. He could not tell me. I ended that call and called back and asked for a manager whom not only could not tell me where on my contract is says I wasn't covered for a leak. I guess he couldn't find anything that backed up what they were saying so he hung up on me.

    1 week after my went into effect my air conditioner stopped worked. I filed a claim, 2 weeks later I finally received an email stating, "We will not cover," saying I hadn't had my policy long enough. My contract states items must work on the effective date. I read it to them. Tried to cancel my very new policy. They REFUSED. I paid over $400 upfront. I'm seeking legal representation. Do NOT trust this company!!!!

    I put in a service request back in Nov 2022 for two separate items. My washing machine and my refrigerator and I was told both items would cost more to repair. I was quoted a sum to help replace them back in Nov of 2022 and still have not received any payments. When I inquire about the payments they tell me it’s still in process to go out as of today April 2023.

    So many complaints ...so so many complaints all with the same stories. Signed up for the gold plan ...had an issue with my heater in the winter, it's freezing out and no heat. They tell me for some reason they can't find a service person and it's taking a little longer than normal. I wait...two weeks go by...still waiting so they tell me to hire someone and they will reimburse me the money but after 300 dollars I have to get an ok. So the guy that I hired comes. He's great. Fixes the issue. I send the invoice and that's when the fun starts...many conversations with a incredibly rude woman named Isabella (doubt its her name) and she says, "Sorry we can't pay for that." The same old thing about fine print of the contract and sorry....basically.

    I say I want to cancel my plan and she says "sorry you can't". They can just keep taking my auto pay out of my account??? Honestly it's mind boggling they are in business? I called the BBB and now I'm going to be dealing with the Banking and Insurance Fraud Dept and well as the attorney general. People like this should not be allowed to continue and I'm sure as all great scammers know all the loopholes but hopefully the general public will hear about. I wished I had.

    I would give negative star if there's that option. It has happened twice, that they scheduled a contractor for me, but when I call the contractor, they refused to come because this company still owe them from the previous jobs. So they asked me to get my own contractor, but when it comes to the reimbursement, for one job, I paid $650, they covered only $200. Another one I paid $360, they refused to cover anything! What could I do? It doesn't worth to sue them for few hundred bucks. The only thing I can do is never ever renew my policy with them, and make sure to tell people I know to avoid this company.

    I bought home warranty from Total Home Protection for 6 years (3 years ago) which is later acquired by ServicePlus Home Warranty. Filed a claim on 3/5/23 with ServicePlus for a leak in the attic. A technician came to check the issue on 3/6/23 who was extremely sick. He had great difficulty to go up the ladder to attic. While trying to diagnose the issue technician lost his balance and fell through the ceiling. Tech made a large hole in the ceiling of our bed room. Due to safety issues, we asked the tech to leave. Immediately I called ServicePlus and filed incident report with pictures to claims dept of ServicePlus. Tech did not take care of leak. The hole he made in ceiling is also not taken care by ServicePlus until today (3/11/23) saying tech sent report saying plumbing tube is made of cheap plastic.

    We called an experienced plumber for second opinion and he reported the tubing is plex tube which is in the attic for several years with no problem and recent freeze made the plex tube to crack and the second tech sent the report ted to authorization dept. Until now there is no response received from ServicePlus. ServicePlus did not take care of the leak and they did not take care of the hole their tech made in the ceiling until now. It is extremely hard to reach the personnel at ServicePlus. Hold time is extremely long. Currently my claim status is showing as "Closed" in my account. I would never recommend this company to anyone due to their lack of responsibility, lack of professionalism and sending inexperienced sick contractors to customers' house. Will be filing a report to BBB as well.

    DO NOT USE THIS COMPANY!!! This company is a sham. They LIE and STEAL to you to get you to renew your policy. They lied to me on a number of points when they were trying to renew my policy:

    1. They said I could cancel my policy but when I tried to, because I was unable to contact them for over 2 1/2 weeks, they told me that I wasn't able to. The man stated they have a record of every email sent to me, and can show that it was "opened". Yet, I never RECEIVED an email until I sent a letter requesting a cancellation of my policy.

    2. When I requested a hard copy of the policy to be sent to me, I was told "yes, I will send you one." But...when I was trying to cancel my policy, I brought up that I had NEVER RECEIVED a hard copy of my POLICY I had requested, I was told that they NEVER SEND OUT HARD COPIES.

    They are willing to give me a 36 month policy for the amount I paid. Funny...I was told that my policy was for SIX YEARS!!! What is he talking about "giving me 36 months???" Oh, and if you want to call them...make sure you have a couple hours to sit on hold, then have time to call them AGAIN, when they disconnect you after over an hour on hold! DO NOT WASTE YOUR MONEY. THEY LIE, STEAL AND CHEAT!!!

    In order to find out firsthand which firm was the easiest to work with, I purchased various home warranty packages for two distinct houses. I made claims against each. The tech at Service Plus responded the fastest, it was the most affordable, and it was the easiest to interact with. They were well-liked by the subcontractors they dealt with.     This company if want to call it that, has been the most ridiculous business I have ever dealt with. My first claim wasn't assigned, they claimed it was because if the pandemic, so they gave me the option to find a technician myself, which was impossible to find someone who would work with them. They did offer what they called a good will payment that wasn't even half of what I paid and that check took over 7 months! After that fiasco they gave me 6 months free, which is why I remained a customer. Now for my most recent experience. I filed a claim for my furnace 1-15-23 and have yet to send a technician. It's been over a month. Then they tell me I can't cancel because it's a yearly contract. I was never told it was yearly and didn't agree to that. Buyer Beware!!

    In Dec 2022, My Kitchen sink became clogged and my disposal burnt out. I submitted a claim for both items. They stated that the issues should have been submitted separately. I countered that they both were plumbing issues. As this was a few days before Christmas they then stated as they could not get a tech out in a timely manner that I could get one myself and they would preauthorize $200 to the repair and if it would be more then I could submit a claim form for any additional amount.

    As time was critical, I purchased the materials (25ft Snake, disposal, and adapter fittings) and did the repairs myself in order to save time and additional expense. The material cost almost $200 and labor was projected to be $150 just to install the dispopsal, not including the clog. Serviceplus then stated that since I did the repairs myself they were denying the claim. I countered that I was trying to be as cost effective as possible that they were unjustified in denying the claim and would only pay for the materials, which was less than the $200 they "preauthorized". It is now Mid-Feb and no payment has been received. During my dealings with Serviceplus I have had only one out of four claims which were to my satisfaction.

    BEWARE!! The companies that SPHW sends out to cover your claims are low class, cheap, bottom of the barrel companies. The type of companies that you would never invite into your home. Maybe they show up, maybe they know what they’re doing and hopefully don’t make things worse. They’ll try to repair and limit that amount to a certain $ figure, hopefully not a replacement or that is not covered. The “affordable” monthly payment is affordable because they will not help you.

    On 1/2/23, I called ServicePlus, my home warranty contractor, to report my kitchen faucet was leaking badly. I was automatically connected to their artificial intelligence (AI) telephony Dept. I gave all the information and was told by AI a service person would call to set up an app’t. I didn’t hear back so I called again 1/4/23 and this time I held out to talk to a real person. I told them I had the Platinum Policy and plumbing was covered. After checking my contract though, the real person told me the kitchen faucet was not covered. I said the faucet was part of the plumbing and how could it not be covered. Once again they threw me under the bus to get it fixed on my own.

    This has happened with other claims I have made in which ServicePlus tries every which way to Sunday to avoid paying out money to help customers. I paid for a 5 year contract with them thinking I was getting a good deal but it has turned out to be the worst deal. In two cases in years past they refused to pay for HVAC repairs until I exposed their hypocrisy to the Wash DC TV Channel 7 “On Your Side” Station. This TV channel got justice for me when I was cheated. I give ServicePlus the lowest rating possible.

    Service Plus Home Warranty Claim #** On 12/26/22. I woke up to water in my home. I called Service Plus Home Warranty 4x's to notify them but no one answered. I went on the site entered a claim right after the call. I was concerned and didn't want further damage or more pipes busting. I am disabled my husband 67 yrs old. We waited but no one called, texted or emailed us back. We had no choice but to call emergency plumbers and hours later we finally got emergency help. The plumber had to bust open wall to find where the water was coming from 2 pipes busted. He stated that if we don't take care this lots more damage can occur and pipes need to repaired. So we had no other choice but to get it done. He charged us $800.00+. This does not include the wall and damages.

    We waited for Service plus for 24 hrs later because we still hadn't heard from them. Soon after we called I received a VM from technician coming over to access the issue and fix it. I had just spoken with Service plus and had submitted receipts and pictures after they told us to fill out a reimbursement form. I noticed that when I went in back to the site to send receipts that it stated claim closed. What? I was in distress to see that they closed the claim what is going on? So I called and they told me to still submit it. Ok so I did then I received an email stating that I was supposed contact them first and because I didn't, that I am wasn't going to get reimbursed. Why did they tell me to fill it out, send receipts and I even sent more pictures.

    They were putting on a show. They kept saying I didn't contact them first but I did. I sent call record log and the claim that I submitted before we had emergency plumber come to our rescue because Service Plus Home Warranty didn't respond until 24 hours later after I called many times. I want this resolved. Please help.

    I called today, told me it a was mistake no reimbursement. Scamming seniors citizens/people who are disabled that is so cruel. Help

    In April 2022 my AC stopped working. SHW said they would not cover it and offered me a "Goodwill" payment of $300.00. It is now December 2022, that is 8 months later and still no check. I keep calling and am given lame excuses why payment has not been mailed. I was talked into a 3 year warranty. One year is coming up so I requested a refund of the 2 remaining years. They said they could not refund... another lame excuse. They take advantage of seniors and these people that cannot do simple home improvement tasks. They are a sham company that preys on vulnerable people. THIS COMPANY DESERVES A NEGATIVE RATING AND POSSIBLY INVESTIGATED BY GOVERMENT AUTHORITIES.

    Run, don't walk away from this company!! Customer service is the worst I have ever dealt with!! Waited over 4 months to get a $250 check for a broken washer, it only took more than a dozen phone calls to get it. Now, I am 1 month in on a claim for a leaking bath tub drain, and nothing has been done. First contractor assigned called me and told me he hasn't done a job for them in over 3 years because they are a terrible company to both customers and contractors!! That was 3 weeks ago!! Job was reassigned and I haven't heard a peep from new contractor!! Called him, no voicemail. I have made at least a dozen calls!! I have left reviews with BBB also.

    Each time I have filed a claim either they denied it or couldn’t get a technician. Then when I paid and filed reimbursement did not get the check. I specifically ask about exclusions when they sold the policy and now seems they have an excuse each time why it’s not covered. They are a scam! They misrepresented the coverage when I purchased the policy. Beware! First AC repair then hot water heater. Seems their exclusions prevent you from using for normal wear and tear. All the things that normally happen they exclude. But they when I bought policy said the opposite.

    I have had this company for the past three years out of a five-year contract. When I call in for a repair, they tell me they have 48 hours to respond. That's fine if you have 48 hours. Last Nov. my water heater went out, I tried reaching them and was unable to. Both my wife and I are ill and needed the water heater repaired, so I called a repair company - heater needed to be replaced, it was 14 years old. When I finally reached someone at ServicePlus, on Monday, they refused to pay me anything because I hadn't gotten prior approval. This cost me $1,700.00.

    Next my sump pump went out and my basement was flooding. This was just a day after the water heater went out. It was on a Friday, around 4:00 PM their time. No one answered the phone so I called a service company. Prior to their arrival my wife and I was carrying buckets of water upstairs - a flight of 13 steps. Both my wife and I had back problems and I also had knee problems in legs. The cost for a new pump and service was $500. Again, on Monday when I was finally able to reach someone at ServicePlus, they refused to cover any part of the service cost. Told me they had to approve and contact a contractor. Not only did I have to pay for the sump pump and service fee, but it cost me $4,400.00 in damage to my basement and contents.

    In July 2021, my washer broke. I called for a repairman, and they had someone from somewhere in CO call me and wanted to do a video to determine the problem. Now I live just outside of Chicago, IL and the repairman couldn't determine the problem. He did tell me that the washer was old and he would suggest to ServicePlus that it be replaced. I waited several days to hear from them, finally, I called and was told that they would pay me $200 to replace it. I told them that amount would hardly pay for a new washer so they offered me $250.00.I knew I wasn't going to get any more so I accept the amount. After calling them every other month for 11 months, they finally sent me the money.

    In Aug 2021, my garage door went out and it was on a Sat. Both my wife and my vehicles were in the garage and we were unable to reach the release cord, I had to call a repairman to come and repair the opener. The opener need to be replaced so I had him do it. On Monday I called ServicePlus and told them I had to have the opener replaced. At first, they denied to pay but then changed their mind. In a few days, it will be 13 months and I still haven't received the $250. Just like before, I call at least every other month and was told that it was approved and would be sent out soon. Just called them the week before last and told the same old story.

    I have talked to several of the repairmen that they have sent for other jobs and they told me they have the same problems, ServicePlus don't like paying in a timely manner. It only took them a minute to charge my credit card over $2,000.00 for my five-year contract but they don't want to pay me what they owe me for repairs. Since I had two years at the time on my warranty, I tried to get them to reimburse some of the money and was told there isn't any left. I have a warranty on another home with AHS and I have had that warranty for 17 years, and I haven't ever had a problem with them as far as quick service or replacing an item.

    First I tried to cancel my ServicePlus Home Warranty contract within the specified 30 days by phone. I was told that they could not accept the cancellation by phone as per the fine print in the contract that says that the cancellation request needs to be sent to them in writing by mail. So I sent them the request by a certified letter through the Postal Mail. When they finally agreed to cancel my contract they said that it would take between 15-30 days to get a refund. After not getting a refund within the 30 days, I called them several times and all they told me was that my refund was approved but to wait a while longer (no reason given why). When I finally lost patience after 37 days of getting the run around, I called my credit card company and they were able to have ServicePlus give me an immediate refund (unbelievable on a Sunday).

    I recently purchased home insurance for a new house that I plan to renovate and move into. Service Plus charges are less than half of what I was quoted elsewhere. It almost seems too good to be true; all I can hope for is that when the time comes for me to use them (which I hope will never be), I get what I paid for. Customer service was very helpful in answering my questions, which were numerous due to my unfamiliarity with Service Plus. Let's hope everything continues to go as smoothly as it has.

The furnace stopped working, and when I called, they sent someone out the next day to open it up and go through it, replacing the thermostat, I believe.     When you file the claim, they always delay assigning a technician which took more than a week and assigned me a technician without contract with them. Josh, the manager always say they will help but never got something helpful done. What they always do is asking you to wait for another 24 hours till weekend and they do not work during weekend. Customer service is basically nothing and they cannot do anything. Do not trust them which they always give you false answer then denial to pay anything.

    Their sales are also scam which say I can pay yearly then starting charge without notice monthly. When you call them back, they just saying they do not know anything sales person say and not going to deal with it. Please be aware do not purchase anything from them. This company should be investigated by federal government as one of the biggest fault in the US.

    I signed up with ServicePlus in January for $700 for 2 years. My AC unit broke down at the beginning of June 2022. My AC unit is covered with my plan if the cause is general wear and tear. So I filed a claim and they assigned a technician here in TX. The technician claimed there was a lizard in my unit that fried my system. He showed me pictures on his phone of the lizard and I asked him to text them to me, which he did. I then had my own AC tech come look at my unit because this seemed too far fetched. It turns out there was no lizard and the images he sent me were not of my unit.

    I alerted ServicePlus and sent them the fraudulent images that their tech sent me as well as images of my actual unit, clearly showing they are two different units. Furthermore the image he sent shows a capacitor with a power supply of 350/370v. My unit is a 208/230v AC unit. So there is clear evidence that their technician is lying and they are still siding with him. Their tech has since blocked my number. I can't speak with anyone above a claim manager level at ServicePlus and they direct me to an email to dispute my claim, which has been unresponsive.

    This has been going on for almost a month now with no end in sight. My wife is pregnant and it's over 100 degrees here in TX and has been for the past month. My personal technician's diagnosis was general wear and tear. There was no lizard or any fried components when we opened the AC unit. I was standing directly behind him at the time, taking pictures. Do not use this Home Warranty company. They are not legit.

    Talk about the lesser of 2 evils. I've been with home several warranty companies. And this one turns out to be the worst of all in my and my husband's opinion. We purchased the platinum package, 5k for three properties, and you pay upfront. We've had ServicePlus HW since 2019 and have filed about 9 claims. All have been denied except for maybe 2 claims. Denied claims like the A/C coil and condensers, microwave, ice maker, etc. This is the reason you buy a home warranty. So that you don't have to unexpectedly come out of pocket for large costs. But, there is always a hidden clause that prohibits them from honoring the warranty. As soon as my time is up I am moving on to a new company.

    I took a homeowners policy a year back and have not used it. Then I used it to raise a claim on 06/03. The technician came to inspect the microwave on 06/08 and I haven't heard back since. I called up total home protection multiple times and always got kept on long hold. Two time successfully I got through, the agents had the same answer that they have not received diagnosis and are following up. Then I contacted the technician directly and he confirmed that he had sent over the diagnosis on 06/10 itself. I have been trying to follow up and I get placed on hold indefinitely and I receive no call back. I am terribly disappointed with the service. Thank goodness this wasn't some A/C failure during peak of summer.

    I placed a service call on 5/27/2022 and until 6/1/2022 I did not heard anything from them except an email indicating that we will not service this because it's pre existing. I called several time and after long time wait I was answered with bad attitude and I felt I was misguided and misleaded by the sales person and customer service department.     The worst experience I've ever had dealing with any company. I have been waiting 10 + months on a check and each time I call I get told by the representative that they will put a note through to escalation to get a check out to me immediately. Month after month I wait and no check, but they surely can draft the money out of my account month after month. Here's the kicker... If you cancel your contract you don't get the money from your claim... even though you've been waiting on it for months.

    I was a paying customer when the claim was filed, but get this...you have to continue to be a customer to get paid on a claim you filed almost a year earlier. They are hoping you get tired of the run around you will surely get and cancel so that they don't have to pay your claim. However, eventually, they will offer you the option to use that money towards your monthly service fee... to keep you as a customer and not have to pay out the claim. Because all of us enjoy paying money for a non-existent service and a non-existent warranty that is in one word USELESS! It appears to me that they have found a loophole to a legal SCAM! Buyer beware... Stay away!

    I call them because my dishwasher was not getting my dishes clean. They sent a person out April 1, 2022. He said it take a week to get my parts, I called two weeks later, they told me I had to call one of their repair partners to set up my appointment, another company different form the company they sent out the first time. I talked to the first guy who came out over the phone, he told me they did not want to pay him for his jobs, he quit the company, they did not reach out to me to continue my warranty, they did not, Almost a month went by, The other company came out, he told me he put in the report and They will have someone to come to replace my parts in three days.

    Someone called me to tell me they were going to send me $100.00 within 4 to 9 weeks. I put in fraud alert with my bank, asking them to refund me my 75.00 I paid, plus my last two months of payment. The company I signed up for was True Home Warranty, I was not notified they changed names. I don't talk about companies negatively, sometime I just eat it up, but people are getting a bad rap because some companies are not about the consumer.

    I bought 3 platinum plans for my three houses for 5 years. I’ve had submitted 4 claims with this company since 2020 till now, that haven’t been taken care of. They denied all my claims. They told me to go ahead buy my counter top range and they will send me $300 back in June 2021 for my counter top stove and all the rest was denied due to wear and tear and was old. I spoke with them again last week and they told me due to covid they didn’t have anyone to cut the checks! That’s crap!!! It’s been almost a year! So far they haven’t pay for any of my claims.

    Last week I put another claim for my furnace. They call me back and told me it’s denied because it’s too old. I told them, why would I paid so much for my warranty if nothing is covered, they always make an excuse not to pay their customers. I’m not the only one they scam money out of. I paid for the platinum plan for 5 years of warranty. Service Plus closed out all my claims but still I haven’t seen a dime. Do not buy any home warranty from this company. They’re thieves and scammers. They’ll lie and promised this and that but don’t trust them. Service Plus Home Warranty company is not reputable and scams customers out of their hard earned money.     After advertising 'if we can't repair it we will replace it' which draws you in and then my refrigerator freezer fan went down and I filed a claim, they came and looked and I didn't hear back from them so I called and they told me they couldn't get the part, even though I found many places online myself! They then told me it had to come straight from the manufacturer! I told them that as of the year of the fridge the parts were probably sold to third party parts places! What makes the difference as long as my freezer gets fixed??? If a part goes bad on my car, NAPA or Autozone parts fix it just fine and probably cheaper! They still refused and I've been without a freezer! They told me they couldn't fix it so I said per your ad then you should replace it and they again refused! Scam company and I will be filing suit with the attorney general's office and I recommend you do the same.

    Kansas had a winter storm arrive February 2nd and my furnace had difficulty keeping up. On February 4th I made a request for service. On February 9th I received an email stating that I was to find a company to look at the issue and ServicePlus would reimburse me. I couldn't find a company that would work with Service Plus. They stated that the company doesn't pay their bills. On February 17th I was contacted by a heating and air company that stated they would look at my furnace. He secured the part and had it working that day. The heating and air company contacted me that evening stating that Service Plus hadn't paid them and that I needed to pay for the service. I paid the company and then contacted Service Plus Customer Service the next day. I was told to send them a copy of the receipt for reimbursement. A photo was sent 2/18/22 to them and I was told I would be reimbursed but no date was given when this would happen.

    I then emailed Customer Service and restated the concerns with service and slow payment. I documented that I no longer wanted to work with their company. On 2/28/22 Service Plus debited my checking account after I discontinued services with their company. I contacted my bank and reported the dispute. On 3/11/22 my account was reimbursed for the debit. I am still waiting to be reimbursed for the service call on 2/17/22 $150.00. I do not recommend working with this company. They left me without heat in the winter for two weeks and I ended up paying for the repair myself. I will no longer work with a warranty company. It is best to just pay for the services required at the time they are needed.

    My dishwasher malfunctioned, Total Home adjudged the claim that they will not pay for repairs, rather pay $200 and essentially wash their hands off. That $200 was approved in Oct 2021, and they it takes 6-8 weeks for the check to be mailed. When that period passed I started following up.. Till date have called 10 times, every time they check with billing and at, "We will post it soon," even if you escalate no one ever calls back! It’s been 4.5 months and simply nothing… This company is a complete fraud, do not make the mistake of signing up or trusting them one bit!! Sign up with someone else.     I was talked by a very persuasive and dishonest representative to buy 3 Home warranties for 3 years. A lot of promises about great coverage and service. WHAT A SCAM!!!! THIS COMPANY SHOULDN'T EXIST. THEY TAKE YOUR MONEY AND DO NOT COVER ANY REPAIR. I filed various claims (refrigerator, stove, dishwasher, AC,) and no matter what the issue was the claims got denied. The waiting time is ridiculous. It takes them 2/3 days to just look at a claim, another 2/3 days for the diagnosis and 10/15 days to get an answer that it is always a denial of the claim. And by the way... the office closes on Friday and until Monday there is no way to have anything resolved!!! Nothing is covered. I paid extra for having the ice maker included in the coverage. Well, the ice maker broke and they didn't cover the repair!!!!

    They never call back and for every claim filed I had to call in at least 10 times staying on the phone for more than 2 hours each time. Each representative tells you something different and a lot of lies. THEY NEVER TAKE CARE OF THE PROBLEM. I even tried to cancel the warranties but they aren't giving any money back because they inflates the costs when is about refunding (for the refund I got deducted the full price of $57 per month (They gave me a special rate when signing in) plus cancellation fees plus they take back all of the dollars that they spent on each claim filed while under warranties... Long story short I was getting back $112 instead of $786!!! Stay away from them!!!

    I purchased a policy from Total Home Protection that was purchased by Service Plus Home Warranty (SPHW) in 2021. I was not notified of this change. In 9/2021 I placed a plumbing order and it took a week to hear back that the job had been assigned. By then I had poured enough drain chemicals down the pipe that the clog was gone. I made another claim 2/4/22 after a winter storm and my heater quit working. Again it was a week before they responded. They sent an email stating I was to find my own company to complete the work order but it had to be cleared by them. I was then told I had to pay for it and within 30 days they would reimburse me. I called a few companies and was told they wouldn’t work with SPHW because of their slow payment to reimburse for services. Meanwhile my furnace still isn’t working and there is no option to speak with a person at SPHW.

    I do not recommend anyone to use Total Home Protection. Regardless of your problem, they will not respond in a timely manner. This is second claim, I have filed with them for my heating unit. The first time, I never received a visit from a technician. I used my own and the company and the company want to refund. We reached a settlement agreement and I have yet to receive a reimbursement check after three months. I am still waiting for the assignment of a technician on claim, which they say will take 24-48 hours. I do not expect them to act on the claim. This company is a fraud.

    I have had this company since they were Total Home warranty. I have had a claim since Nov 2021. I have black water leaking through the house. I cannot use one of my toilets because of it.     Please DO NOT use this company. I have had this policy for over 2 years with no claims. I put in a claim on my septic tank over 6 days ago and received no call or information on a provider coming out. I called back and asked what was going on and they stated were working on finding someone in my area. But the option of calling my own tech out was an option and just call authorization before allowing work to be done.

    I called and technician told them cost and problem and price for pumping, new filter, clearing drain line would be $1600. I did not expect them to pay the entire bill but did expect them to pay for the pumping. I never received a call back from them as I was told I would. I had to call them back. When I did call back. I was told they would only be reimbursed for filter and pumping $160. Also that would be minus my service fee of $75 so they would reimburse me $85. I have spoken to over 8 different septic company in the last 2 days and the starting price for pumping is $450 plus. I’m sure this is why they couldn’t find a technician and left the burden on the homeowner. Please DO NOT use this Warranty company. They will find every excuse to not have to pay your claim and you will have issues trying to contact them to make a claim.

    I called in a no heat claim on 01/12/22. They had an issue with assigning an HVAC co. and told me that I could called some myself which I did. After his diagnosis and recommendation to fix they took their time during the coldest spell this yr. to tell me that it was not due to normal wear and tear but a buildup of dirt and debris that cause the failure. The Technician then called them as instructed by the case mgr. assigned and asked them where they got their info because he never gave them no such report. In fact he told them that he was actually surprised at the cleanliness of the blower wheel. They refused his report and demanded a second opinion.

    I had to pay for this trip and now they want me to pay for another one. My furnace was serviced by their assigned person on11/06/21 and 11/27/21 for the same issue failed due to the blower wheel coming a loose from the cage twice the had screws replaced and each time it failed again. This Tech said that the blower wheel was damaged due to the motor going bad and wearing the inside of the wheel out of shape so that it kept coming apart and that I needed a new wheel and motor to solve the problem correctly.

    These people did everything in their power to get out of paying this claim and they did not I did try for a second opinion but the tech that they sent twice in Nov said that there was no dirty wheel and their file on his reports show no note on any dirty wheel I could not get him to call back or respond to any messages afterwards. It is not worth the headaches and not having heat so I had my furnace repaired. The Tech said that they refused to discuss with him where they got their dirty info which he swears is not true. I have been with them for 3 yrs. and there is always a problem getting a tech assigned. Therefore I am looking for a new company if there are any good ones.

    I paid for a plan in full, August 2021, and that was for 6 years of coverage. My Dishwasher stop working and I call to report the problem on the 9th of Nov. 2021. Received a phone call from the technician with a video chat around 15th of Nov. 2021. Did everything he asked me to do and determined the dishwasher needed to be replaced. The company call me 23rd of Nov. 2021 and said that they were going to be sending me a $400.00 check in a couple weeks to buy a new one. As of 19th of Jan. 2022 still no check.

    I called them on 21st of DEC 2021. I talked to them twice that day. I reported that I still haven't received the check for the dishwasher and I was upset that I had to work with a guy that lived in another state. I have never heard of this before. I told her I had to do thanksgiving Dinner without a dishwasher and I didn't appreciate it. I asked to speak to her supervisor. She put him on the phone and he told me because of COVID the checks were getting out late about 6 to 8 weeks. I expressed my displeasure in the company and I wanted a full refund of my contract. He convinced me everything would get special treatment. I would like to report that my ice maker stopped working. He said that he wouldn't charge me a service call on the ice maker. And I told him I have a dryer that's not heating. But I want to wait to open a service call until I looked at the dryer myself.

    On or about the 23rd of DEC 2021 the technician called and he determined that I needed to have it replaced and he'd order a new one and he would inform them as such and here it is 19th of JAN 2022 and still no $400 check for dishwasher and I haven't seen a ice maker either and what's seems to be the problem. I talked to the technician about the dryer and he said check this and that, I said ok. The problem wasn't what he told me to check. I looked on YOUTUBE and found what I wanted, checked everything with an ohm meter and found the problem and was able to get it to heat again, but don't know for how long. I ordered the new parts and have already received them. More than I can say about this company. I'm giving it a one star rating.

    My story is long, it began with Total Home Protection. Last spring April or so, my refrigerator was making loud noises. So I made a claim. Did not get a technician or adequate response, it stopped but started up again 2 wks later. I was told it was the compressor. Then for another 2/3 wks made a claim w/ THP and didn't get anywhere. Then for 2 weeks I had bipolar fridge/freezer. Fridge up to 53 degrees and freezer -30 up to 50 degrees. All my food spoiled. I just went out and bought a new fridge, Beginning of June.

    In July I tried again to reach customer service to get my claim back paid and was told all they would do is send a 200.00 check. 6 months and 5 diff. Customer service calls, no check. Told many different things. Oh ya in June after not getting any service for my fridge, I cancelled. Noticed in August, premium still being deducted from acct. Which is when I was promised the check so in order to get the compensation I had to be active In the system.

    The next 4 mo. was periodic customer service and in mid Dec. Was told I would get 3 free mo. and I was putting a claim in on my furnace that wasn't completely firing up, nobody called or came by a deadline of 1 business week. Then called customer S. AGAIN! Was then told to get my own technician and submit invoice. In the meantime my clothes washer was flooding my floor, no customer service and when the company changed hands (which I was not informed of). I no longer could access my acct. Or get anywhere with a claim. NOTHING IS GOOD SO FAR. Hired handyperson to fix my washer and there still is NO Customer Service!!!

    About 2 years ago I purchased (PREPAID) the best plan available for 5 years of coverage. During the first part of 8/2021 our clothes washer flooded the utility room. I put the washer on its side and could easily see from the bottom that the water pump bracket broke causing the hose to come off resulting in the water being pumped out on the floor. Since the washer was less than 10 years old, the first thing I did was go on the manufacturer's website to check availability and cost of the part needed, only to find out the part was obsolete and not available anywhere. I then filed the claim which included a detailed description of the problem including pictures clearly identifying what the problem was. Of course, they still had to send a "technician" out (which I fully understand), who verified the problem was as I stated and that there was no replacement part available and consequently a new washing machine was our only recourse.

    After I paid the $75.00 or $80.00 fee to the technician, I had to contact customer service again to find out what the next steps were. I was finally told that they would send me a check for $175.00 to apply toward the purchase of a replacement washer!! After a few heated discussions with a few different representatives a "supervisor" finally told me that since my washer had so many features and was top of the line when purchased new, the best they could do was send me a check for something like $250.00. Of course, " it would be 6-8 weeks to process this payment and get it in the mail".

    After 3 months went by and still no check, I figured I'd call to check on the status of this claim. I was basically told that I would need to call back in a week to check on the status of the payment, since it had been approved and the customer service rep would submit an enquiry to the billing department requesting the payment be processed??!! So, I have been calling every week since then only to be told the same thing. When I ask to speak to a supervisor or someone in the billing department to find out what is going on with my check, I'm told that someone would call me back later that day. Of course, I have never received a call from anyone with this company at any time.

    Well during my weekly call today, 1/11/2022, I was actually given to a supervisor (so she said) and was told that "they are currently working on payments for claims dating back to early 2020 and that they had no idea when I could expect payment"!! From what little I have read on the internet it appears that Total Home Protection has changed their name to SERVICEPLUS. I STRONGLY SUGGEST YOU LOOK ELSEWHERE IF LOOKING FOR A HOME WARRANTY COMPANY. I personally plan on posting this review on every site/location I can in an effort to prevent others from wasting their hard earned money on what should be a valuable service.     I just want my refund for the hot water heater we had to buy back in June 22, 2021 from Home Depot! They told us if we purchased the hot water heater they would reimburse us $250.00 toward the purchased! We have not received our refund as of yet and it's December 17, 2021?? All we want is what they promised us because they could not find no one to service our area? They keep telling us the money will be sent out on a Friday.. The last time I communicated with them.     Joined 09/07/2020 for 2 years. Called 01/13/2021 for an electrical problem. I was given a number to call and was told that they do not work in my area. The next one never showed up. I believe that the third one showed up on the 20th. I had a claim in March for my air conditioner. They somehow messed that up and sent me 2 people not in the area. I was told that that was not covered. I called on 11/24/2021, my refigerator went dead right before Thanksgiving. I was told we can do a telephone check to see what it need. I paid $45. deductible and that was supposed to be applied when the technician comes out. I believe he said that it needs a new fan and stripping on the freezer and fridge doors.

    They have not told me the findings, just that they cannot find anyone to put the part in. I keep getting told that the higher up was checking on it. Once again every time I call I am told that they do not have anyone to fix it and they are looking.I said that I want to cancel the policy and pro-rate the amount that I paid. I was told that they will not do that. I signed the contract. I said that they have not given me any service and in the meantime I paid $45. and have not had any service. Today is 12/5. They still tell me that they are looking for someone that would put the part in. I am lucky that I have it somewhat getting cool, friends and I have a freezer in the garage. I went online and do not see the claim that I put in, a place to put in a claim or anything that I can do. I am disgusted. I will probably have to hire someone on my own to fix it.

    The whole process of submitting a claim to waiting for the reimbursement has been the worst experience of my life. I have been waiting for over a year for my approved reimbursement. No one is concerned about resolving my issues.. When I had to call a contractor in the past they cringe when they find out I have this company as my home warranty. DO NOT GIVE THEM YOUR MONEY. Local handymen are better and will get the job done without huge out of pocket cost. The stress this has caused me is terrible, I feel bad for the employees and every new customer that gets scammed in signing up. Not worth any of the stress.

    Our clothes dryer broke in March. The company sent out a repairmen. He stated he knew what part he needed but was not sure he could obtain it due to Covid. Once 2 months passed by it was determined the dryer could not be repaired. We had to buy a new washer and dryer. We were told the company would not buy a new dryer but would reimburse us $325 for laundry expense and repairs. We have been calling since May and have been given countless excuses like they ran out of checks. It is now almost Thanksgiving and we have received nothing. AVOID THIS COMPANY AT ALL EXPENSE!!!

    Like most of the other one-star ratings, I had the same experiences. They assign contractors who tell me that they don't deal with this company anymore, for the reason that they don't pay their bills. After 4 phone calls with four different people, I asked to cancel my policy because they were not fulfilling their end of the bargain. They offered a $300 Goodwill payment for me to get my leaky toilet fixed myself. I accepted but didn't receive the money after two weeks. I called and they told me it would be 6 to 8 weeks. Come on oh, I have a toilet leaking through the floor into the basement. I can't wait 6 to 8 weeks. And what happens after eight weeks if I don't get the money? Then I ask to have my policy canceled. They tried to scam me out of some sort of prorated cancellation. I shouldn't have to be prorated if they are not fulfilling their end of the bargain. This is a scam operation.

    My experience with Service Plus Home Warranty has been less than pleasant. When speaking with the sales rep I was assured that they would be able to service my location (a rural location 3 mile outside of Paris, Texas) without issue. My woes began when my garage door opener quit opening the second week of September. I called them up and started a claim. A week or so later I received an email giving me 2 options: A: Find my own technician and they would reimburse me up to $100 or B: They could continue to search for a company to take care of my problem. I opted for B...

    A week or so later they offered the same solutions with an increase of the reimbursement amount to $150, I again opted for solution B... A week later they contacted me (via email) providing me with a number to call to schedule my appointment with a technician, only the owner of the company explained that he had no affiliation with Service Plus. I called Service Plus and after a lengthy hold period I spoke with a customer service representative who was unable to explain what happened and referred me to his supervisor. I explained to her the error and she adamantly insisted that no error had been made and that their system showed the company did indeed have an association with Service Plus. I explained that the owner of the company said he did not but would come out and give me an estimate of the repair cost.

    The customer service supervisor then said she needed to reschedule the appointment and that if the aforementioned company came out that they would not be able to offer any compensation. She said it would be escalated and sent to dispatch in order to find a suitable company. I made the statement that it seemed unfair that I was having to wait because of a mistake made by Service Plus. It was at this time that she began insisting that Service Plus had made no errors or mistakes. The phone call ended with her insisting that if I wanted the issue resolved that it no way implied that they were in error.

    Updated on 10/07/2021: It’s been over 22 days since our FIRST claim (9/15) and more than 10 days since our LAST claim (9/27) and SPHW hasn’t even found a technician for EITHER OF OUR CLAIMS! Thank goodness we can still use our tub, albeit without using the jets. But our garbage disposal is leaking out the bottom of the unit and needed to be replaced. We haven’t been able to use our sink or dishwasher for over 10 DAYS which is ridiculous! Tired of waiting for SPHW to find us a technician, we called a couple of supply houses, found the same disposer, ordered it and it arrived today! I’m pretty sure a friend is coming over to install it for us next week.

    SPHW gives you the option of finding your own installer but they have to be licensed for SPHW to reimburse customers. What kind of service business doesn’t have technicians available 24/7 to repair or replace customer claims? A few years ago, my husband (a retired electrician) would have installed the new unit himself but we are seniors and he has Parkinson’s so he’s physically unable to do most household repairs now. Our 1st claim made on 9/15 for a Whirlpool tub leaking only when jets turned on. Again SPHW was unable to find a technician to work on a jetted tub. To find leak we hired a someone to cut access in wall to locate problem. In accordance with SPHW contract pump would be cover but not jets and not any costs incurred to gain access to problem. So far SPHW has reimbursed us ‘0’ in claims, ‘0’ for any repairs and/or ‘0’ money for replacements of any claim items. These are the reasons we’re canceling our contract.

    I have recently filed a dispute claim with our credit card company. Our credit card company has put a stop on all future payments to SPHW. Our credit card company is also REFUNDING ALL OF OUR PAYMENTS that we have made to SPHW since June (1st payment date). SPHW has been one BIG headache for us! As I stated in my previous SPHW complaint it’s next to impossible to get talk with anyone, waiting times are extremely long and if you’re lucky enough to reach a rep you will hear “unfortunately we don’t have any available technicians at this time”!

    Original Review: Recently filed 2 claims since purchasing warranty in May. I have NOT BEEN CONTACTED BY A TECHNICIAN TO REPAIR OR REPLACE EITHER ITEM. I’m disappointed, frustrated & feel I have been ripped off. It was high pressure sales, the salesman (Jim **) changed cost of program several times during his pitch…from $32 per mo w/ 2 mos free, $37.50 for 12 mos (ACTUALLY PAYING $40 PER MO FROM START (5/6/21)) & was told service calls were $60 & just found out they’re $75!

    Almost impossible to talk with a “live” person & always put on hold although was told would be able to contact them 24/7. Also told repair techs call customers within 24-48 hrs to set up appointment I have yet to be contacted for either claims (9/15 & 9/27). Last claim was for garbage disposal leaking from bottom of unit so we have been unable to use our kitchen sinks & dishwasher for more than a wk. We could have fixed ourselves the day we found water leaking under it but was told it has to be a licensed plumber and we’re still waiting for a call from one of their techs. Highly dissatisfied & want our money back. They have done absolutely nothing for us except waste our time (trying to talk w/ a rep/holding on phone) & take our money.

    I live in Arizona and it’s hot. My AC went out. I called several times and finally was assigned a technician and was told to contact him.     The salesperson who signed me up did a fantastic job. Then I had to use the service and everything went down the tubes. They don't have technicians that want to go out for 45 - 75 bucks. So you will be forced to go search for your own tech, try telling the pool company you are working with Total Home Protection and they will hang up on you because pretty much all customers and also businesses are waiting on checks from this awful company. TOTAL TAKE YOUR MONEY AND RUN. Have burned all their bridges so no contractors want to work with them.

    Anyway, I found my own tech to come out and replace my pool motor that was broken. THP said the claim was approved on 3/26/2021. They said it could take up to 8 weeks to get a check.... ok, we are at 17 weeks now and when I call them they say we can do two things, forward you to the manager or have billing call you back. These 2 options just started this week because the last 5 weeks they were saying, "We run and send checks out every Friday," and if I call Monday, Tuesday, Wednesday or Thursday without fail for the past 5 weeks they would say, "It's too late for this week so next week we will be sending that check." So now they aren't saying that and just saying, "Would you like to speak to my supervisor or have billing call me back?" Anyway, I've been searching online for reviews and that's all I see online is they never send checks and just screw everyone..

    Please go get covered through someone else, They have one job and that's to get you a tech and they can't even do that. You will literally pay them and you will be doing their job and even if you get them to approve something they WILL NEVER SEND YOU THE MONEY!!! RUN RUN RUN RUN AWAY,,, you will save so much time and money NOT going with these clowns... Literally the worse company I have ever done business with!

    This company is a total RIP OFF SCAM, they take your money, won't fix anything and then won't refund your money like they claim they will. I bought this thru Tom **, who was so nice when he was taking my money, but was only able to get him one time on his so called personal number and then he sent me directly to a so called manager. My refrigerator quit working, they sent some 1 star rated company out to look at it three weeks later, who told me that they were only supposed to look at it and not repair it. I spent 850 dollars to get it repaired and when I called up to cancel my membership and get my money back, they claimed they would send me a check for the repairs which they never did. I am reporting them to the BBB of New Jersey and the Attorney General of New Jersey. Don't waste your money with this RIP OFF Company.

    Our oven went out in February 2021. It took 3 business days for someone to call us to make an appointment to come look at it. It took several more days to determine they were not going to fix it. We were informed they were going to give us money to replace it. $250.00 for a $1500.00 oven. I have spent many hours on hold and many phone calls trying resolve this issue. They say they can prorate everything and our contract does not say that. No one will call back and it’s been 5 months and still no money. This was a complete waste of money. Don’t do business with Total Home Protection!!

    My electric stove top flipped circuit breaker in fuse box. Total Home sent action appliance and they said stove switch was cause. Total home would not pay for repair because it was not normal wear. Called GE service tech and he found out the cooking unit on unit was bad and had nothing to do with switch. All the cooking services was working except the front surface and the unit need replacing. Total home protection did all they could to not fix unit . They have poor customer service and will not return calls. I have spoken to several people and they do not call back. Very poor communication. Total home said if I would get another diagnosis they would consider it, they will do anything not to pay a claim and I will never use. This claim was put in on 4/26/2021 and still with conflict resolution department and no end in sight.

    I purchased a 3 year home warranty plan thru Total Home Protection with the hopes of never having to use it but there just in case. My fridge started to ice up and I called and had a tech diagnose it and he said it was something he was used to seeing and just needed to order 2 parts thru THP to repair. 2 weeks later THP called and said that based on the diagnosis they deemed it better to replace the appliance and said they would send a check in place of the appliance. They said the replacement cost of my fridge (a full size fridge) was $350. That won't even cover 1/2 the replacement cost of the Fridge & the policy states it would at least be similar features, size & efficiency.

    We had a home warranty on another home and had to use it for the furnace and Hot water heater and that process was seamless and no hassle. I expected the same service from THP and that is not the case. Right now with the service I have received I will NOT be renewing this policy or ever referring them to a client going forward. I could have saved what I spent on the policy and replaced my Fridge with the exact same model!

    We filed a claim for a stove in the beginning of April. This was during Covid, so we were patient, but had not heard back in two weeks. Finally a tech came out. He explained that we needed a part and that he would order that part and return to install when it came in. After a month, we called Apex Appliance Service to check on part. They told us that Total Home Protection refused to place the order. We called THP and discovered that they had refused to fix our stove as it was probably going to need more work.

    After a lengthy chat about how disappointed we were with their communication, we agreed upon an amount they would pay us toward a new stove. We were told it would take 6 weeks to process said check. 8 weeks and many phone calls later, a "manager" has told us she would process the check next week. All in all, our experience with this company has been very frustrating. We highly DO NOT recommend wasting your money on their Home Protection Plan.

    THP warranty is a rip off. They said my range was not reparable and was paying me $250.00 dollars for it. They advised 6 to 8 weeks to get the check. After 8 weeks and numerous calls they advised the check was in the mail and gave me the mailed check number. After 3 weeks of waiting and never receiving it, I called back and was advised they were behind in the mailing. I immediately dropped them and was told since I cancelled I was not entitled to get paid for my range. A bunch of liars and thieves in my opinion.     I unfortunately lost hot water on a Sunday and called about it getting fixed. They said they couldn't send someone out for a day or two. On Monday the contractor called about coming out. He did come later that day and recommended replacing the water heater. I decided to upgrade my water heater at this time to a more energy efficient system. I only asked for coverage of $750 on a $1350 system because that's the cost of replacing my old system with a new one of the same size and quality. They refused to pay because my service was within the first 30 days of activation, however I paid for service on 1/31/2021 and with their 30 day hold that puts coverage at 03/03/2021. They said that they scrutinize any major claims for an additional 30 days after the first 30 days and that's why it was denied. So they take your money and don't cover items with major issues for the first 2 months.

    I called to dispute this and they said the claim says that the system malfunctioned on the circuit board and there was rust on the drain pan. My system was in mint condition on the outside and sat 2 feet off the ground on a stand with a drain line that ran to the floor 2 feet below the bottom of the system. The only way rust could have formed was through the air or a leak in the system. The Resolution manager Tommy (refused even last initial) I.D. ** in the state of NJ said there was no leak reported. At this point the line disconnected and I received no callback.

    I called back to further discuss this and Tommy claimed he was the highest authority I could talk to. He advised me to wait out the dispute claim to see the final resolution before I canceled my account which at the time would have been $245. Tommy did inform me regardless of what was requested the max they would pay for any system is $500. So they don't even fully cover replacing items in your house anyway.

    It took over a week for them to process the claim after a repairman deemed the unit unfixable. Then they offered a replacement of $250 for a washing machine that cost $800. They claimed that under their policy they have the right to replace the product at their wholesale price. Not really sure where anyone can purchase a front loader washing machine anywhere close to that price. Can't even find a cheap one for less than $700 nowadays.

    Unfortunately since my first claim the service and follow up was terrible, the first plumber who they send was not very professional, I requested a new contractor and the person who answered me told me He would not do that and I need it to deal with the original plumber. A Manager finally send me a new person, the second item I called for was my Sump Pump, with they say they cover when I signed up, they gave me all weird reasons why it was not cover and finally agree on sending a check for half of the amount of the cost, that was on September 2020.

    It is now April and I have been calling every two weeks to follow up on the check and every time it is a excuse (system upgrade, check did not go on the batch, it should have go sorry not sure what happened). Talked to 4 managers already, the last one today say she was resending the request "again" and she was not sure how long it would take to receive the check. I am a Homeowner for more than 20 years and never had this much disappointment on a Home Warranty.

However, I had to email the representative to ask him for my policy information. He said it would come and then it never came. A a week later, I had to message him that I didn't have any documentation, any receipts or anything that I even purchased the policy, even though it showed up on my card.
