We made the purchase with LGI Homes about two months ago. The sales representative I dealt with was great and I heard they had a good assistance program. They built my house and I'm happy with the quality. I like that the whole house is spacious. It gives us more room and space for the kids to ride their bikes. We're happy with the freedom we all have and I enjoyed the awesome experience. It started out slow but once everything got going it was great.

Our daughter had purchased a home over in East Dallas and she recommended LGI to us. It was a challenge getting the home due to the distance involved because I was in Ohio and my husband was already working in the Dallas area, but he works at night since we've stayed. Our sales rep, James, was top-notch and we finished the purchase last March 26. We just moved in on Sunday. This is our fifth brand new home and the nicest one. I've never had such a nice home and we love it. Also, the community we're in is nice and diverse.

We purchased a prebuilt new home last April and chose to buy it from LGI Homes for their better quality. Our salesman, Daniel, was great. He always kept me informed with what was going on. He still keeps in contact with me even after closing. The whole experience has been great but sometimes stressful. They kept on moving the closing date because stuff wasn't done. It was stressful moving dates and keeping my employers in contact of when I needed days off so I can move. Now I'm just waiting on a couple of warranty things that need to be fixed. The house is of good quality. The community is wonderful and we like the amenities too. It's a new community with new homes and it's nice to have our own place instead of renting.

We bought the house at the end of December or the very beginning of January. There is another homebuilder in the neighborhood, but they were not open as often. We had Eric for our sales rep at LGI Homes, and he was professional and always available. Then we talked to Jeff, the sales manager. He was very helpful. The whole thing took three months, not very long. It seemed really quick and efficient. We love our house. It's beautiful and high quality. It has nice little features in it. We had a rental house before in the same neighborhood, but the heating and cooling wasn't as nice. The LGI house is so updated. I like the community too. I'm very satisfied with the amenities offered. It was a very pleasant experience, and what surprised us the most was that it was so easy.

My wife found LGI Homes online and talked to Amari. She really liked his presentation and what he was talking about as far as being able to get us in a home and really help us out. They made us feel comfortable from start to finish. We moved into our prebuilt home April 27th and I liked the location. Not just the city but also the lot that it was on. It was right behind a lake and it was a really nice area. And I actually like the new home community a lot. It was nice and quiet, and my neighbors seem friendly. The clubhouse is nice and also the community pool.
It was a lot less stressful before we moved in. My wife and I have been renting for the past five years. So, it's nice to actually come home to a home that's ours. It was a very welcoming atmosphere. Even until a week after we moved in I was still getting phone calls to make sure we were adjusting fine and if there were any problems in the house.

Everyone in the LGI Homes office was polite, kind, and answered our questions. They greeted us and made sure we were taken care of, and that was really good. The sales rep was helpful, enthusiastic, polite and answered any questions we had, too. Initially, we were looking at one lot, but another one became available and he remembered something about what we said our needs were, immediately jumped on it for us, and brought us back out. We looked at it again and made the switch. Overall, I'm very happy that he kept that in mind for us.

We had previously lived around The Alamo Ranch area so we were looking at different homes around that area. There were a couple of other builders around that area but it just so happened that with LGI Homes, the layout was what we were looking for and the location was right. We liked the superior home layout and the location was great.
Jojo was the one that helped us out and she kind of streamlined everything throughout the process. One of the things that frustrated my wife and I was we had been working with a Realtor who was someone that we really couldn't click with so we looked through a couple of Realtors and Jojo was on key. She knew her stuff, exactly what we're looking for, and answered a lot of questions that we couldn't get answered about location, timing and even down to the small financing details and the closing process. They were on-call when we needed them and able to answer questions even after we had initially met. They were really attentive and it worked out really well.
The floor plan that we wanted was available in a lot location so we took the pre-built home and the quality of the build for the most part, has been satisfactory. Some switches weren't connected correctly and we got it resolved prior to getting moved in, but we've got a couple of hiccups since we moved in. For some reason, someone had used the downstairs bathroom and there was a pre-existing clog when we walked in. When we connected our washer and dryers, we had interior flooding that happened on our first weekend. LGI went in there and inspected it, got an understanding and we did the warranty claim like they had asked us to so that's been taken care of. Aside from that, there's been just a couple of little nuances. Some of the handles or knobs are a little tight. Perhaps it's because they're new or just need to be used the whole day.
One of the things that I would have liked is to have pre-existing add-ons that we could have included onto the house prior to purchase. I really don't want the color of the interior of the house. I could paint it with a completely different color but just having that option prior to purchase would have been great. Also, they fit the entire thing with blinds when we moved in, and I had to deal with the blinds. Those are the little hardships that we're working through right now. It's nothing that we couldn't do but having some of those things prior to purchase able to be accommodated would have been great. But so far, I would recommend them. The closing process was the most surprising when I wasn't expecting to close so quickly. They were able to turn it around pretty quickly.

We closed on a home on March 31st then we had LGI Homes build it. The buying and building process was pretty easy. We had to do a lot of paperwork and they walked us through everything. So far, we love it. My daughter likes the park and we are hoping that they build more amenities. Our new home is effective for the better. It’s having our own space, not too much worrying about neighbors that we did in an apartment or town home.

LGI Homes had better prices than other home builders. The sales reps were great. They walked us through the whole process and told us what we can and can't afford. We dealt with Archie, and he was really good. It was really nice that he kept us updated and he's still following up with us. When we went there, we checked out three houses and then chose one which was kind of built. The process was easier than I expected, and I'm happy with what I got for the price. This is our first new home and we like it. We also like the community as it's nice and quiet.

It was easier to get in to LGI Homes with the whole process. The process was very simple and cut and dry. I got a model house which I got to choose from several different ones two weeks ago. The build was good but it seemed to me like they didn’t put in too much time into it. There were a few items on the punch list - the paint, the caulking and the trim on the exterior roof. Now that we just got our first good rain, the sod sank and I noticed yesterday that they were just putting dirt into it without compacting it. Also, the first phase in the community is a lot nicer and they sold for a lot cheaper. Then, on the second phase, it seems like they sold for more but you got less.
The builder of the bridges is very slow at getting things done and everything’s been thrown together. When I first moved in, I could see all the tape and bedding on the walls. I also got a hole in my roof even though it is a brand new house and the foundation’s sinking on the corner of my driveway. They have yet to do anything about that. I’m a construction worker myself and I know you’re supposed to pack that dirt in every foot. I can tell that I’m gonna have problems with my driveway in the future. It’ll be a lawsuit because everything’s already documented. I didn’t pay $200,000 for a hack job but it was half-assed work and the thing is they have their own inspectors. Also, we’re out of the city limits and nothing went through the city other than the water.

Before going to LGI, I was looking out at other home builders on my own. I had a Realtor look in for that, that's why I didn't go through with that deal with them right away but I decided to go back with LGI and we closed the deal on the 28th of last month. LGI Homes works fast. Their reps tried to help us as much as they can in the process with everything that we asked them for and that's what I like about them. We purchased a home that was already built and they said they allow customizations to it, but we haven't been able to do anything yet. But honestly, I think they do the houses pretty cheap and they sell them really expensive.
We've only been in the house for four days and the community is really quiet. Everybody's in their own business, my kids haven't met anybody yet and there's still a lot of empty houses around us. My daughter's friend got surprised that we were moving out of the apartment and they wanted to know how I purchased a home. So, they're going to come and see the house on Wednesday, and I'm gonna recommend the people to LGI.

LGI Homes had the house I wanted at the price and place where I wanted it. It's in Arizona. Their sales rep, Paulette, sent plenty of pictures and information. She was great and did a very good job. The house was already done when I purchased it. Everything in the house seems to be fine but there are a couple of issues in it and I’ve let LGI Homes know about them. Also, everybody in my new home community seems to be nice.

LGI built a home for us and we had a good experience with them. We had a good interaction with their sales reps and it made us feel comfortable. They were respectful and very friendly. They told us everything we need to know and saw to our wants and what we needed for our new house. It didn't take long to build the house and LGI laid down stone in the front. It was a smooth process and the house has a lot more space so it keeps our mind cleared and a lot more comfortable. Also, the community is okay and real quiet and we're highly satisfied with the amenities.

Buying our home from LGI has been an awesome experience overall. My fiancé's cousin got a home through them and that was more why we pushed toward going there, too. And once we saw the houses, we fell in love with the one we got. We are waiting for our street to be finished building so it's going to be a little easier to get there in the morning. It's a nicer feeling having your own place to go home to. Everything was made so easy for us. It flowed and everything worked out.

I started the process with LGI Homes in October. They had their basic floor plans, which was what I went through, and I got to choose which house I wanted. The sales rep was great. When I went to look at the home, I was married, but my husband and I are no longer together. The rep held my hand all step of the way. And when stuff got tough, she was there to help me figure them out and work with me through the whole ordeal. It wasn't easy for me but she made it easy. I closed on the 18th of April. LGI built the house and I love the quality. However, I had to apply to get all the blinds installed in the house. But then, I just talked to a supervisor so he straightened it out and accommodated me. Other than that, it's a nice community, just missing a pool.

We love LGI Homes. They were amazing, quick and efficient. We closed last month and it was an all-around great experience with them. When we were looking at a few places to find a home builder, we happened to see their sign. My husband said, "Oh, let's check this place out." We walked into their office and told the guy exactly what we wanted and the price we wanted. He said that they have it. Their sales reps were good. They took care of everything and called me to let me know what I needed to get the house. We got a prebuilt home that no one has lived in before. It took us less than two months to buy the house and it happened real quick. Our transaction went smooth and easy with no issues.
Our new house has an RV gate which my husband wanted. We also wanted a large backyard, three bedrooms, and two baths which the house all have. We’re more comfortable and relaxed now. My husband is just happy to own a home again. Also, we’re living in a nice and quiet community. We have kids and lots of pets and the neighborhood also has a lot of kids around.

Monica, our sales representative, was wonderful. She did everybody else’s job above and beyond what she’s supposed to do. The manager at the LGI office was there before when we first checked into it and he was terrible. Monica stood up and made sure things got done. She even did the mortgage company’s job a lot of the time. We never met with anybody but Monica. This woman should be paid top dollar and given a better position. If she wasn’t in the office, I could text her. She was there at my fingertips 24/7 if I needed her.
I never knew you could buy a home. My husband was surprised too. We came in, and never went over mortgage things. We were promised $10,000 in upgrades from LGI that was never done. It was never talked about when I tried to talk to the manager. That’s when he flat out lied and said he’s never met or talked to me. But we were in his office the Saturday before, and we met. We were at the point where we were tired of waiting. Our closing date kept getting shoved off. And in no way was it Monica’s fault. It was just the mortgage company. It was horrible. The mortgage companies didn’t care. I’d called and emailed them, and wouldn’t get a response from them. I’d call Monica, and she took care of it. The mortgage company was in Tucson, Arizona and they should have somebody based over here. We never had buyer’s remorse, but we wanted to quit because of the situation with the mortgage company.
It took a month longer, but we’re in our home now. We got the more expensive, and bigger lot and house. It's two-storey and 5,000 square feet. We were told our home was a month old. We had to find out through the agencies that service the home, like the water and garbage, that the home was built back in December of last year. It was 95% done when we first looked at it. We were promised things to be done and they weren’t done. When we got in here, we got plumbing problems immediately and then had electrical problems.
The stress was through the roof but Monica was the one that didn’t let us give up hope. I tell all my friends to ask for Monica when they come to the office. My son even came into the office to check it out and he wouldn’t talk to anybody but Monica. Also, I have to recommend Shane. He’s the one that stayed and stuck with me through the major problems that we got in the house. He was awesome.

We bought the house on March 4th and they wanted a March 31st closure. We accommodated them and did a quick close under the condition that the house would be ready. We were supposed to have everything completed by March 29th and LGI swore they would have everything done two days later which was on March 31st. We’re from Oklahoma and we flew out to Colorado for the closing and we did our walk through. But everything wasn’t done and in fact, it was a mess.
At the closing, I made it known that I didn't think we can close because the house was not complete. Our salesperson, Chad, promised that they would get it done immediately and to go ahead and close which we did on March 31st. Before we even bought this house I told Chad that we read some really bad reviews online about LGI like how they didn’t get things finished after the sale of the home and that they didn’t fix the things that they were supposed to fix. He said that those were out of the ordinary.
We also had a horrible experience with their preferred lender, Citywide, but went ahead with them because they offered the $5,000 towards closing. We met after the closing and went through the punch list again with them and they swore they would have it done in a week. I constantly checked in with them and they said it was coming along. I called on Friday and told them that I needed a status update since I wasn't getting any response.
It’s been two weeks since closing and we heard from Chad who said that they’re pretty far along and that they have a couple of things left. But I talked to the construction manager and nothing has been done since we left two weeks prior. LGI said that the house was a built one, but there were all kinds of things wrong with it and the workmanship was shoddy. There were things that were damaged during the course of building the house. The cabinets were really messed up and there was sloppy paint all over the place like on floors and over spray on cabinets. There were also scrapes and scratches on the flooring that needed to be replaced. I was on the phone last night with the construction manager and was pretty much in tears begging them to please get somebody out there and get it finished. I’m hoping that it gets done. I feel like they took advantage of us because they knew we were out of state.
Now our first mortgage is due and the home is not complete. It's an ongoing battle and my husband drove up there on Sunday. He’s still there sitting on it for a week and making sure they’re actually coming to the house and fixing stuff. Right now we’re still in limbo waiting for them to get everything finished. LGI should not make promises that they cannot keep. The salesperson promised us the moon so that’s on him that it was not delivered. He said he was trying to help and that he validated this with his two managers. But I told him that his managers were not doing anything about it. They should have told us upfront and we could have pushed back closing and saved ourselves hundreds of dollars in flying out there for that. At this point, I’m still trying to wait out a call from their project manager because I feel like they owe us something but I haven’t heard from them yet.
Hi April,
We are sorry to hear about your experience. This is neither the typical process that our buyers go through, nor a manner in which we like to conduct our business. Out of all the home builders that we were going through, LGI was the one that gave us a chance. They went out of their way to please us and you don't get that from too many people. We purchased a pre-built home from them and so far, the quality of the home has been okay. However, one problem I have is that my floors are scratched up. I noticed that when they put the stove in, there was a scratch. Then, when they put the refrigerator in, there was a scratch also. Nevertheless, the house is lovely and I'm glad to be in it. LGI is one of the premier home builders. I didn't have to go running around and they did everything. They helped me and my wife. A lot of my friends have come by to see the house and I've already recommended LGI.

LGI Homes was more in the school district areas or in an area that we wanted to live in. I closed my purchased with them on March 30 and the sales representative was very, very helpful. From the time we walked in he followed up with us once or twice a week, letting us know what's going on with the process and everything. The home wasn't completed when we initially started. But by the time we closed, it was completed. The build quality of the home was good and the insulation was awesome. My house stays at 72 degrees constantly and it doesn't get any higher or lower.
The home is good except that it doesn’t have a doorbell. The other houses in this neighborhood do not have doorbells as well. But I love the LGI New Home Community. It's everything we wanted. It has a pond and a park and I'm perfectly fine with it. A neighborhood pool would be nice but it might have a big insurance liability. Also, my commute’s a little bit further. But other than that, it’s fine and I’ve recommended a few of my employees to LGI Homes.

I bought a home that’s already built, as an investment property, from LGI Homes and I closed this purchase on March 31. Most of my interactions with the sales representative was through online but there were a couple of calls involved too. I did the walk-through with the onsite manager and he was super friendly and accommodating. The warranty seemed like it's going to cover everything, but their financing part was terrible. Their preferred lender was incompetent and couldn't get me a single accurate estimate. The numbers kept changing and I got six or seven different estimates throughout the process.
The manager made lots of excuses, most of which weren't relevant to the situation. I went with them because of a better deal. But there was a lot of aggravation to that process. LGI should have screened their lender a little bit better and should have gotten a little bit more involved when something is clearly not working. They tried, but they really didn't own it. Other than that, the LGI guys were professional and courteous and were always quick to respond.

At zero down and no closing cost, I went in and ended up liking the LGI Home models. They were nice and we especially liked having a finished basement which we can expand. Sheryl was my salesperson and she was nice. She even got it done quickly. She put in the note saying if possible to try to close on the same day that we were closing our old home that we sold and used that to buy this pre-built home. She said we’d be able to do it on April 12th but we got it done on March 30th, so I really liked that.
The process of buying the home was pretty easy and my realtor would have done a lot more work. Even the lender said, "Initially, to borrow, he never does these kinds of things, but you're on top of it." There are a few things that I still had to get through, but it wasn’t as bad as I thought it would be. However, there are a few minor things that I'm not too happy about but it's what you get like having a very low budgeted light fixture. Having no natural window wall covers was another thing. I didn’t understand why it didn’t come with the house considering how much of the price tag I paid for. I thought that would have been provided because having these homes you would think that’s a mandatory thing, a safety thing for families to come in.
I also hope that the builder will get to do things that were on the contract on certain things that need to be done. There are little things here and there that need to be fixed and still, no one has come and fixed them. I still haven’t got my sprinkler system fixed at the front and my outlets for the outside are not even working. LGI has a website where we can go and do a claim for anything if something needs to be done, though. I'm also still waiting for somebody to call me. I talked to their staff about the issues two days after I moved in and it's already the 19th of April and still no calls.
Otherwise, we like our community a lot. My wife and I talked about this three years ago when we first purchased the home and all amenities and nice community. We wished we could afford it and three years later, moved in here. So far, the amenities of the community are fair. The biggest decision we had to make was if we really wanted to buy a new home where we wouldn't have to worry about things or to get a used home where we have to fix things as soon as we move in. But since our house is a new build, I won't have to worry about things later down the road, which is always a plus, and I won't stress as much. Overall, it's been great from start to end.

LGI Homes is affordable. I had been in several places looking at other homes and they were almost comparable, but they were very pricey. The sales rep at LGI was okay. I was ready and he showed me what I liked, so it was a go after that. I closed on the 31st and I'm not settled yet. I started moving in on the 14th. It's not my first home and the only thing that was very trying was the mortgage company.
I was already associated with SunTrust and Wells Fargo, but LGI said they are the mortgage lender, so I went with it. And I know it was I.G. Mortgage and I knew they were going to sell the mortgage as soon as we closed practically. I'm familiar with that. They were paying in the back tax and I told them twice, “If you ask me anything else I quit. Maybe this is not the house for me.” If they had given me a list in the beginning, no problem. I would have gotten everything to them. But every time I gave them they said, “We just need one more thing.” And then it turned out to be three more things. They ask for the same information from SunTrust about five times.
Then the most ridiculous thing happened. They suggested that I pay off a couple of my accounts, not close them out. And first I was reluctant because I didn’t want to just pay my accounts, so they were in good standing. When I finally decided to do it I said, “Well okay, how are we going to do this?” And he said, “Well, you pay the money in closing.” And they will pay the company. They had already called to find out what the amount was.
One day I get a call from the attorney’s office stating that I made the checks out to LGI Homes and the salesman made out to the attorneys office. I said, “Well, they told me to make it out to LGI Homes and that’s who I made it out to”. So, I had to go back to the bank, get the Cashier’s check redone. One of the attorneys came and picked it up from my home. Then they told me they were going to pay off my accounts. The next thing I know FedEx is at my front door and I opened it up and it's all the checks that’s going to my account. They sent them to me instead of to the company. I said, “How stupid is this?” I could have paid it off myself that way. And I didn’t have to have a Cashier’s check. I can write the check. It was frustrating.
The house buying itself, forget about the mortgage, everything was fine. This is my third North Carolina home and this time I'm downsizing. The home community is wonderful. It’s lovely and I love it. There’s going to be a playground and an open gym, but they’re still building houses. And LGI told me that the HOA hadn’t been organized yet. I'm a retired social worker from Durham County and I'd like to be on the board. That would give me something to do and they would keep me up on what's going on.

My experience with LGI Homes was really good. Their salesman at the Firestone office was amazing and made the process better and easier to deal with. He was nice and very helpful, and the financial people answered every question I had. They were calling weekly and letting me know what was going on and what they needed. They handled the process really good and I had a good experience all around. It was my first time buying a home so in my mind it was very chaotic, but the process really came simple all the way through. They kept me informed and helped me out when I needed to ask them. They did a good job. The quality of the build is good. There were a few things like scratches on the cabinet doors but they corrected them. It was about a week from letting them know when they came to fix it. The cabinets really help a lot.
My wife and I like the community so far. A lot of the people are about our age and have kids. There's a walking trail and and a park. We've taken a good share and had fun. The kids are happier and my wife feels like she has roots. However, LGI Homes has some problems with the city because when they built the fence, they did it 5 feet closer to the house than they should have. The last I heard was they were still in the process to get the permits and move the fence. They started moving the post and they just have to finish building the fence back.

The sales reps at LGI Homes were all fantastic, very good and helpful. We bought a new home and from what I understand with the homes, you don’t get a choice. You can get the Bisbee or the different models and choose the outside color, but there were no choices of countertops or if you want to upgrade something. It was standard and it made it easy.
We went with their lender and it worked out well. We got a good break. Qualifying for it financially wasn’t a worry for us. That was one thing less that we worry on our minds, so that was a good thing. But we didn’t want to go over a certain amount a month including tax and insurance and they made that possible. We bought two homes before and by far, this was our easiest process. We were given more choices in the homes that we bought before as far as for upgrades, but since our family is already adults and we're talking grandchildren now, there wasn’t a lot that we were looking for. It was already there.
Then, there was a death in the family and we had to go out of town recently. We were going to try to close before we left but we were unable to do that, so they went out of their way to get a notary to come to where we were and make it all happen. They took care of things for us and contacted us. Judy, the one that worked with the lender, was there in and out and when we got back, we picked up our keys. My husband did the walk through and there were few little things that needed to be touched up. The foreman said to let him know when someone will be home and he’ll get that all taken care of.
So far we really like the community. The only downside, and we knew about this going in there, is that if you want to go to a full on grocery store, you’ve got to travel about 15 minutes. But I work at a grocery store so if I need something, I'll pick it up before I go home. Also, the fact that there is a three-mile bicycle path up to the house is beautiful. It's quiet and yet it's fun because you hear little kids playing outside and about four houses down, there's a little mini park for when my grandkids come over. I'm very delighted with the community so far. I have told two people that I know and I've pushed them really hard to try it.
Also, being older, we thought about if we're ever gonna want to buy a home, how are we gonna be able to afford that, how are we gonna work all this out and would we ever want to. It can be very stressful buying a home. It's a terrible hassle and the process is a little nerve-wracking but they made it not to be an extra burden for us. They really stepped up and at no time was it inconvenient to contact them. They were open to our policy. It was a big decision to do this at this time in our life and they made it pleasant and easy.
We had a home and we had lost a son. We waited about two years and we sold the home. We've been renting and in my rental home, I have not hung one picture and like it isn't really my home. The timing couldn’t have been more perfect. It makes me want to hang pictures and that’s the big change in my everyday life. My son's been gone five years now and the fact that it being a new home and a new start is sad because I don’t want to start something without him, but I'm excited to feel that there is a future and it's new and I have granite countertops. I have a lot to look forward to so it has definitely helped and brightened our future.

I purchased a pre-built home from LGI Homes on the 27th of last month. I went with them because they had a little more to offer, were more helpful, and more interested. Amanda, the sales representative, was great and wonderful. She answered everything for me and if she didn’t know it she got the information from somewhere. Majority of the time, she was always helpful and going above and beyond. I talked to her on long hours all day. She’s not even working as she always answers her phone. Josh and David were also great.
We’re now already in the house and it's really good. My only issue is there's no storage space. Normally when one is downstairs, there's a closet where they put coats or whatever. Then upstairs, there should be a linen closet. But other than that, it’s great overall. Also, I love the LGI New Home Community where we are in. It’s above and beyond. It fits in my whole life and makes me feel like a different person. I have a better self and I really love and enjoy it. I look forward to going home every day.

We got a flyer in the mail and so we came out and looked at the properties. And we liked the terms with the downpayment. The sales part was good. Jean, the saleslady, was really nice. And the community seems to be well. However, we had a few issues when we got in to the house. We had to call the electrician about three times. The sockets in the bathroom didn’t work and the electrician came out and set that up. We also had to call the plumber twice. The dishwasher wasn’t working. They didn’t hook it up properly. And about three days after being in the house, the toilets start backing up into the bathtub in both bathrooms.
Then, we had to call the HVAC people twice because the drain part in the patio area wasn't draining and they had told us that if we ever saw it, to call their people. They came out and emptied the pan. He said they had installed it wrong. Then they redid the pipe so that it drained correctly into the pan. There’s a lot that LGI Homes doesn’t do that other home builders do, like the garage door openers and simple things like a doorbell which we don't have. We didn’t even have towel bars. My husband had to go buy the towel racks and put them up. There’s a couple of nicks on the kitchen cabinets, too. We had asked them to send a little marker to fill it in and we’re still waiting to get that. They also don’t have fireplaces. There’s a lot that we had to do for ourselves once we got in our home.

We were just looking and my husband came upon LGI Homes. When we got there, they made us feel comfortable. They already had an available area so we took the lot and they built there. I'm very confident in it and I feel like it was ours from the start. We love it and we feel like we made a good investment. Their reps were excellent and they really made us feel at home. We came over every weekend to check on the progress of the home and they always welcome us in and tell us what's going on. The builders are very innovative. They did a whole lot of things that we wouldn't even thought of. I'm one of those people that when I see something go up, I want to read about it. So everything that they did from the material and everything, I read about it and they used some of the best stuff. Overall, they were excellent.

I purchased my home in May 2015. In September black mold was found in my kitchen. After waiting for 3 weeks it was repaired however not only did the construction supervisor say it was my fault but while fixing it water shot through my house soaking the carpet. Did they replace it? Nope... They gave me a fan and said dry it out. Then in February 2016, raw sewage backed up into my bathrooms and again they blamed me and took their time fixing it. But wait it gets better... I've had raw sewage backed up into my bathrooms SIX TIMES since buying this piece of ** house! I'm right now living in a house where I cannot use either bathroom, tub or shower because there's feces in them. Neither toilet will flush.
Insurance adjuster came today and said someone will be getting back to me! WTF?!!! If you're thinking of buying a home from LGI... RUN, DON'T WALK, AWAY AS FAST AS YOU CAN! Now that my warranty is expired they refuse to answer my calls or emails so I've hired an attorney to sue. I thought I was owning my dream home but I am living in a house that is killing me with mold (they refused to do a mold test) & feces everywhere! I'm BEYOND disgusted and angry with the lack of concern or willingness to do ANYTHING for me at this point!

I was looking at a company which was closer to the area that I was living in. However, the upgrade that they wanted to charge versus what LGI Homes was offering was $30,000 in savings so I went with LGI. Builder-wise, Amaury is the main thing. He's the actual reason that I came back and talked to LGI. On my first phone call, I was just inquiring on some help and I really was pushed off but he returned the call and I talked to him. I really liked his attitude and he drew me back in. Then once, I walked through the property, I saw all the things that the property had to offer and I was drawn in. From that point on, everybody else in the office, even the construction manager, were all very accommodating and super nice. They go above and beyond.
I got a house that was ready to go. I signed the contract and closed 30 days later. The only issue is that, and it wasn't really their fault, my hot water heater didn't work whenever I went to go use it the first time. There was no hot water for three days. They had to come out and get the company to replace it so I have a new unit. There were also a couple of issues with the walkthrough that they're working to correct. Some things were done sloppy but other than that, everything else about the house is pretty good. The house is built in a quality way. Also, the amenities are great. The only thing that I do not like is how people park on the street and don't use their driveway. So as you're driving down, you have lots of cars on each side parked on the road and I'm not super keen on that. But I would recommend LGI.

I like LGI Homes' price. The sales rep was very nice and very informative and the finance representative from imortgage was also really good with us. The process we've gone through during the purchase was pretty easy and straightforward. The house was pretty much cut-and-dry but this was their information center so it has some upgrades. The community we're in is nice, the school seems to be good and it’s an all-around good experience. On the other hand, we got a checklist to fill out for them to come back and take care of. There are some things that were on the walk-through that they haven’t come back and finished yet.

And we've been telling our friends around the apartment area about LGI. The overall quality of the build of the home is good but they could’ve cleaned the house a little bit better. The floor had a couple of boot marks on it and they need to power wash the back patio. Other than that, it’s a nice home in a nice and quiet community. The amenities they offer are also nice and I really like it.

I purchased a pre built home about two weeks ago. I liked the price that LGI Homes offered. It was a lot better than the rest in the area. The interactions I had with the sales reps were good. They worked with me very closely and they explained a lot of stuff to me. They asked me what I was looking for and they made sure I was getting everything that I wanted out of it.
The quality of the home itself and the community is good so far. There's not a lot of loud late night things going on around here. They have a park and a dog park, which is perfect for me. It's one of the things that the realtor made sure that I had available to me for my dog, so I don’t have to go drive far to take it to a dog park. Also, I have a lot more room, a better neighborhood. I feel safer in this neighborhood. So overall, the first couple of weeks I've been here, it's a very good neighborhood, exactly what I was looking for. We liked the fact that LGI Homes was move-in ready and they had the most options as far as air conditioning and other things that mattered down the road. We dealt with Dustin and he was our consultant from the beginning. Every weekend, we'd come to see the house and he would give us weekly updates. We appreciate that. He's always been there with us every step of the way and we really enjoyed working with him. He was also knowledgeable on the loan side trying to help us determine if it was for us before we even started to determine if this was what we wanted to do. He lives in the neighborhood and he was helpful along the way with knowledge about the house itself and the area. Also, LGI paired up with Citywide treated us really well and took us through the process within under 45 days. It was pretty seamless.
We purchased a pre-built and so far, its quality seems nice. The only thing I wish that we would have had is a bigger refrigerator for the home size that it is. We have a small apartment refrigerator but I understand why they don’t do it. But I wish that we could have had a choice to buy up on an appliance especially refrigerator. We have to upgrade that ourselves. Also, I wished they put a cable outlet in each of the extra bedrooms or have the option to buy and they would preinstall. We have to inconvenient ourselves with calling Comcast and have them drill in our home. But we have the laminate flooring and the basic carpet. Overall, everything feels good.
We opted for a smaller yard because we didn't wanna have to take care of it but the fencing company placed the fence in the wrong place. They did the fence right up against the house which didn't make sense. They messed up the property line and it held us back. Hopefully, it gets fixed because we don't want to accept the house with the lack of yard. Also, we're in a rural area and we're near two other small towns. I'm familiar with the general area and I used to live not too far from here, so I like it. There's a lack of amenities in the neighborhood and I wish there was a park. But the neighborhood itself, even the older parts, seems like it's developing nice. It feels safe and it's quiet. It's what we wanted and it's good so far.

LGI Homes was one of the only ones we had looked at and the development was pretty close to my work so we went along with it. The sales rep was friendly. The only thing I would fault them on is that they talk a lot about customer service and their core values. There were at least two or three different occasions where it seemed like that wasn't something that they really worked by. At the end of the day, we didn't really want to be around the sales representative because he seemed fake. The best way I can describe it is trying too hard and acting like they care but then, you never hear from them again. But overall, I would say it was pretty good.
They started building it in January and that's when they laid down the foundation on that. We went in and they took us around. They have a pre-formulated little spiel that they give everyone and you go through that. Then, they take you out to their lowest model house to look at and, in our case, it was too small, so we didn't want that. We told the guy we wanted something a little bit bigger and he took us to the floor plan we ended up buying. Once that was done, it was doing the paperwork and applying for a loan. We used their in-house mortgage company and once we had the pre-approval, we waited for the house to be done. Once the house was done, it was pretty quick.
LGI doesn't really do customizations because it's a tract housing and their whole thing is they want to have people who don't have great credit to still be eligible. There's not a lot of customization options and it's to the point of being a detriment rather than helpful. We had to run all of our internet wiring with the service provider because they don't run any of that stuff. Personally, I think it would make more sense if they, at least, made that an option for people. That's probably one of the not so good about it. But that's why the houses are so cheap. Also, the community as a whole is really nice. We've always been told that as far as LGI is concerned, this actual development is considered their golden child. It's really nice and you can tell they put a lot of money into it. They're building a gigantic community park and I enjoy it.

We went to LGI Homes then checked a different company but came back to LGI because of the customer service aspect and the location, too. The house was pre-built and choosing it was a great process. They showed me a bunch of different floor plans, I picked one that fit me the best and they weren't pushy. Their rep helped me process it through. It was nice.
The sales team they got there is top notch. I also then had an excellent pre-walk through the building but I have yet to get a return call from some of the numbers that I've tried to use. But everything was really good. Anything that we needed prior to coming in was repaired in a timely manner. So it was perfect. I've only been in the community for two months and so far, it's great. I live right across the street from the community center that’s being built currently and the amenities are great. The real reason I picked that particular lot is because my five-year-old son and I are gonna spend a lot of time going to the swimming pool. It's a good fit for him and for me, too. The rep gave me forms to see if I'd be eligible. Once I filled in the forms, she sent it to her manager, and I was eligible because I had a good credit score. LGI offered me a package of no-money-down so I went with them. From there, they took care of everything. I just closed on the house on the 31st of March. They upgraded my front yard as well as the appliances for $10,000, which they explained to me. We were looking at different neighborhoods being built around here. But it was nice that LGI Homes was offering houses cheaper and they're taking care of closing costs, so I chose them. In fact, we already visited them two years ago but we have problems at the place we're living at so we were not able to go through. When we decided to stop by again, they had the perfect lot and perfect house, so it was a no-brainer. We decided to sit down with their rep and she was really thorough. She went with us with the price of the house and what we were getting in the neighborhood. She even broke down the payments all the way. It was all estimated until the loan went through, but she broke it down to the closest of what we will be paying. She explained to us why we need to do them and it was good.
However, living in our new home is gonna be an adjustment because I'm paying more. I used to rent which is not that far off, but owning this house is gonna be more expensive in the long run. I got to do the backyard and I have so little time to do it, and that's something that was held to be mentioned. There's a lot of extra costs that we now have to account for. But overall, LGI delivered what I was expecting even though it's less than what I was hoping for.

I had a great experience with LGI Homes. They were the ones that helped us the most. Everyone there was eager and happy to assist us with anything we needed or guide us when we didn't know what we needed to do and how to do it. Dealing with other agencies and realtors was overwhelming and a lot to take in. I didn't know any better even after I took a first buyer's class. It was a lot of information all at one time. I started to wonder whether I was doing the right thing. Buyer's remorse started to get in, like if it's the right choice or the right time.
But the LGI people came in and they guided me through it. They asked me from day one how much I was going to pour in. They took me to a house where my budget was, told me it was the house they thought would fit me the best and walked me through it. They made it really easy to come in and buy the house. I think this is how they make it. From the people to the walk-throughs to the downpayment, every step was easy. They encouraged and stood behind me. They told me not to worry as it was all going to work out. We started the paperwork in December and we received our pre-built house in February. It's well-built and the community is very nice, clean and well-kept. I'm hoping they get more people here and start a new life. We're very much satisfied with the amenities too.
Being in our new home has been positive for me. I'm somewhere where I want to be. I'm happy to wake up to the smell of a new house and I always feel the calm after walking into my own home. Overall, it was a very nice experience and I'm satisfied. LGI took an overwhelming experience and made it very easy to accomplish purchasing a house. The house was getting built when we looked at it so we didn't have any customization to it. This summer, they're supposed to have a pool open and we're looking forward to a little clubhouse with that. For the most part, interactions with their salespeople were good.
The only thing was, we closed so we got the week after it was supposed to be done. But the week it was supposed to be done, we walked through the house and saw some parts where they took shortcuts. Instead of me having to fix them, we sent them a list of a lot of items that weren't 100% fixed. The framing was crooked and we had to get that fixed. The one at the entrance way looks very skewed and there were some spots where they told me to come and pick the paint. There was a door that didn't close 100% right and we told them to get it fixed as well. The quality of the build is 75% good while we're still trying to get the 25% of it fixed. We liked the houses and we liked the area. We felt that the area that LGI Homes built in was going to increase in value quite a bit because it's far enough away from the city creek and people would wanna move out there. Our sales rep was Ronnie and he walked us through the entire process. He was fantastic, very knowledgeable and we had no issues whatsoever. He showed us several houses, he knew pretty much the questions we would ask about the houses and did a fantastic job. The construction manager was the same. He walked us through the entire place and he's very personable. The lady in charge of the accounts helped us so much in trying to get our loan go through. Everybody was fantastic.
We went there and looked at the houses that we were interested in. We got a couple of price point that we were able to get on our loan. From there, we went and picked out the house that we wanted then, went through the loan process. So far, we've had absolutely no issues with the house and we love it. It seems very solid and it's only three months old so I would assume there won't be any problems yet. There are just a few things that I wish they would add like a little bit larger concrete slab on the back patio, maybe blinds on the entire house instead of just the front and a couple of ceiling fans in the living room or bedroom. But for the most part, it's not anything that was too big of a deal and they're small nitpick things. Everything is fantastic.
Also, the community is really nice and we think it's awesome. The entryway with the fountain and the sign is pretty and so are the walkways, the park with the hill and the nature reserve in the back. I'm a lot closer to work so it makes my life a little bit easier. I also feel proud because I made a home and that my actual house is not an apartment. I used to live here in Laveen that's why I wanted to have a home here again. My kids go to Vista, which is one of the best schools right now in the US so I had to come back to Laveen to keep them there. I accidentally found LGI Homes and had a great experience with the salespeople over there. The saleslady gave me a quote, listened to every word, was able to repeat and knew exactly what I wanted. And that's the first since I've been looking about for homes most recently. I had a great real estate agent before and then she left. And the real estate agent that I had at the time that I was looking for this home didn't do that for me. So LGI's sales rep did an awesome job. The first time I came and looked at the house, it was just like I told her. It was already built when I saw it and it had everything I wanted. Everything at LGI's side was okay during the purchase of the home and everyone there was pretty good.
When I came over, before I moved in fully, the neighbors in front of us came over to say hello. But then we got some racial issue in the community recently. My son and his friend were sitting in his friend's car outside and somebody called the cops. The cops came and they said they were called because of suspicious activity. When I asked what was going on, they said they thought it was suspicious that the kids were sitting and talking in the car. The kids weren't in trouble, though. They ended up not saying that they were gonna put in this utility sink and to us it was a really big thing. The sales guy was like, “Well, I don’t remember having that conversation.” I was like, “Well, I don’t wanna buy the house from you.” So, we backed out. I wasn't happy and felt like early on in the process, they weren't going to honor their commitment.
Then I did research and looked at Upshur House over here. We went in on March the 5th and closed on the 31st. It was super fast. My mom, who was out-of-state, co-signed for me. I was gonna get a house in which I could pick out everything but felt like that process was stressful especially when I asked for something and didn’t get it, and that even after I paid for things, people would change. But then the house I got had all my absolute needs and everybody’s been great from the sales guy at the office when we dropped there to the construction manager. The only thing is I wish I had gotten a different cabinet but it's one teeny, tiny, little thing and I can fix it, so I’m not even worried about it.
When we moved in Saturday morning, I knew the the hot and cold water handles were interchanged and thought they would switch it out but didn't know that they had changed some pipes, like the hot water going to the toilet. There was a spot, it looked like it was wet and I was freakin' out. I was like, “My new house! It looks like there's a water leak.” but they sent somebody out right away. Also, the LGI community I live in is in a great area. I also think it's super safe and all the neighbors seemed to be great, too, even though I haven't attended any of the community stuff and I'm not super settled in at all yet. I got boxes everywhere. But I got a painter coming tomorrow and have furniture being delivered so these will help. That's awesome. I’m very pleased with my decision to go with LGI. The whole experience has been as stress-free as possible.

I liked the neighborhood and I liked the people with LGI Homes. Their sales reps helped get the business rolling and took care of a lot for us and helped us out in different areas since it's our first time. It was an easy process. We gave the information and they followed up with it. The house has a really nice quality and I have no complaints at all. Also, I love the community. I have yet to learn how to work some of the amenities but everything was fine and right up to par. I don't think I ever wanna go back to an apartment. It's nice to come home. I haven't been there a good month but I have not had any bad experience. I'm also loving what I'm in now so I'm happy.

I sat down with the sales consultant from LGI a year ago. I thought I was going in there to rent a home but it was a purchase place. My credit was not up to par so Racquel went over everything and told me how to clean things up and how to get to a better process. I worked on my credit last year. I didn't know my credit was possible to use at the time but I called LGI around the end of January to try to get some of the inquiries taken off and that's when Andrew asked me to stop by and go over things. They pulled my credit and he said that that's what they can work with. So he went from step 1 through everything with me and each process was really explained. Then, I started working with Johnny. During that process is when Racquel must have found out that I was gonna be in the process so she stepped in and started helping as well. I had all three of them helping me.
I told Andrew exactly the budget that I wanted to keep and he was able to meet that with a few different plans. Then, he showed me some of the different properties and I chose one. From that point on, it was a smooth sailing process and every single thing came into place. They did a very good job of explaining it and I have not heard of anyone going through that whole process in less than a month. I purchased a pre-built house in February and the quality of the build was good. So far, there were a few things that I thought would be considered upgrades because they are in the place but when I went through and did my inspection, the builder was able to take care of any little thing that I found right away or at least make an appointment to get the things I pointed out fixed.
I think it's gonna be a great place especially as time goes on. I'm fairly new but so far, the community seems pretty nice and the location is good. I like it. Also, I know there used to be a portion of the community there and I know that there are amenities there. It seems like a combined community now with an older version and a newer version. So with the expansion of it, just by seeing what I saw, I thought that maybe LGI had offered more amenities. I don't know if that has to do with how much they're charging for HOA or not but I was surprised of some of the things that it didn't have but it depends on the purchases of the houses and such like that.
Purchasing the house has definitely affected our lifestyle for the better. We went through some hardships so to be able to have our own place with sufficient size in a nice neighborhood was a big difference for us. It's a better standard of living for my children. They made it the best experience possible as far as buying a house goes for me and I'm extremely grateful to the three people I've worked with. I have recommended them to my friends and I have two friends looking to buy with LGI.

My daughter lives in an LGI Homes neighborhood. We had looked at other homes and at the end, we felt that we wanna be close to her. Shannon was our sales rep and she was wonderful. She walked us through the whole process, explained everything to us and was always very kind and courteous to us. She made the process really easy. We bought a brand new house, built from the ground up and we closed on February 9th.
The home that I went in is not the one I had originally picked. I was debating into differences. I wanted this one at first then I changed my mind then I came back to this one. I'm going through that process of being able to come in and see the home being built but the actual purchase was a good experience and it is easy. The houses are all made the same way and I'm okay with it. I love the style and quality of the home. It's definitely a lot bigger from the little two-bedroom duplex we came from. For us, it's more convenient because we spent a lot of our time more in the Kyle area or Southpark Meadows area so it's a lot closer than what we got before. I think it's a beautiful house and the community is quiet and peaceful. I love it.
Also, they explained to us that if the house will settle and if we see any differences like cracks on the walls, to report them and they'll come back and check on them if they need to work on them or help with whatever needs to be done. It's warranted. But I'm not really too pleased with the HOA for the fact that I called numerous times and they've never returned my calls. I finally called a week before last week and the lady said she can help me with that. She sent me the information that I wanted. That was a little bit of a struggle. I haven't gotten anything for the amenities that day because they told me to go to the website but the website is not friendly at all. So I'm still trying to figure out that part of it. But I was very satisfied and they're all pretty pleasant and nice to work with. It was a wonderful experience and I've already recommended LGI to several friends.

The home market is really intense where I live, and the house at LGI Homes that was listed online was what we could get. We probably viewed 15 houses that week and when we went and saw the house, we really liked it. We put in our offer that day and went under contract within a couple of hours. That part was really awesome. The sales rep, Julie, was sweet, helpful, and knowledgeable. If we contact her, she would call us back.
However, when we moved into the house, over the next couple of days, we encountered a lot of building oversights and it seemed like the builder had cut a lot of corners. Some of the minor details like the crown moldings were not cut well, the shower was a little bit crooked, and the kickboard around the vanity in the bathroom wasn't even put down. For the most part, the house is pretty much what we expected for what we bought, but it looks like they didn't care a lot about the details, and that made me feel like the quality is a little lower than what I thought I was purchasing. We compiled a list of all of the minor issues and Julie was very quick to put us in contact with the construction manager, but we've had a lot of issues with the construction manager and his people. We got one callback three weeks later about one of the issues, but so far, we're still hounding them trying to get the other stuff.
Other than that, we've been happy with everyone we dealt with and I feel great about the community. There's supposed to be a park down the road, but they are still building it. I wish there were more amenities, though. There's not a pool or anything other than the future park. But we chose the house because we needed one within a very specific time frame and it was available. The office staff is professional and they are selling nice product. I just wish that that level of care was consistent throughout everyone they put us in touch with.

LGI Homes' sales representatives were awesome and they had excellent customer service. Their rep assisted me in getting my contract, forwarding to the USDA, as well as with the attorney process. She handled everything for me. I bought a new pre-built home. There were some things about it that could've been better, but everything can't be perfect. I love the community. It's quiet and the lots are large. They're still doing construction, so we'll see how things go a little bit further down the road, but everything seems to be fine now. Having this new home will make things a whole lot easier as I'd be closer to my job and my parents. LGI Homes did everything that I expected them to do, and I would recommend them to a friend anytime.

I got a pamphlet or a postcard in the mail so I showed up at LGI Homes and they ran my credit and saw how much I was approved for. They asked me what I wanted, which is a four-bedroom house. They then showed me this five-bedroom house with a bigger lot that they thought I was going to like better. I asked for the numbers and it was only $200 or $300 more a month. I put my $1000 down to hold the lot and talked to the bank and all of the financial stuff, which went really smooth. After that, I got a new house.
The sales rep was on top of his game and if I had a question or concern, I'd reach out to him. We exchanged numbers so I could send a quick text and he got back to me in a timely manner. At one point, I was going to draw out but he gave me some good advice to do first. I had everything done within a month and that's the time frame that I needed. It was a pretty smooth process.
It's my first home and it's good. It's also twice as big as my apartment for pretty much the same price I was paying. The place is still under construction and I can't wait for the park to be put in. It's walking distance from the house and my kids will enjoy it. I've met at least two neighbors and they've been all right. I had two warranty claims with a leaky faucet and a light that kept going out. The turnaround time on getting them fixed and the warranty claim was quick and surprised me a little bit. I've recommended LGI Homes to a couple of people.

We got a house that they were in the process of building and a couple of days before closing, it was completed. After we closed on it a month ago, we moved in and it's great. They made the home buying process really easy. I like it, we haven't had any problems so far and I don't think we will. They're building the pool in the neighborhood not too far from the house and they're doing the new park right there where they built the school, too. In 2015 my family and I decided we would move back to Colorado from Austin, TX. My husband came out to look at homes with our realtor/broker who has been representing us since 2001. My husband and agent toured a home at Yeager Farm in Longmont which at that time was being built by Jack Fisher. Ultimately we did not buy that home and instead bought a home in Golden Bear subdivision under my realtors/brokers guidance. The following year (2016) I happened to be driving through town and noticed another builder, Terrata/LGI, had taken over Yeager Farm. Alone, I popped into the office out of curiosity to see what was in the future of the subdivision. I was given a brochure. I not looking to move but was curious since we had considered a home there the previous year.
In February of 2017, my husband and I decided we should move further west of our current location since it would make commuting easier for both my husband and daughter who would be attending college in Boulder. I started web-surfing and specifically put in a search for new construction. Terrata came up and I realized they had not finished the community. I called and asked if my husband and I could check it out. They asked how we heard about them and I told them that they came up on the internet.
I made an appointment to take a look that upcoming weekend. After I hung up I realized they had not asked me if I was working with an agent. I both emailed and texted the sales person I had made an appointment with, let him know I had an agent and asked if she needed to come with us. He responded that it was not a problem, asked for her name and said she did not need to be present. He then called her, told her she didn't need to come with us, however, she told him she would.
That Sunday my husband and I accompanied by our agent, toured Terrata/LGIs homes. We concluded they were out of our price range. 2 weeks later we were contacted by the sales office telling us prices had substantially dropped. We decided to take another look and consider their homes. We went back two more times. The last visit I brought both my agent and my daughter. My agent and I really got clear details on various finishes and available lots. I went home with the details to discuss with my husband and we were ready to make a deal. That very day the sales office notified my agent that she would not be allowed to represent us. She, of course, was very upset since we had worked with her for 17 years. She was told that the reasoning was because when I had stopped in the previous year I had mentioned I saw signage on the road and they had stringent policies regarding such statements.
Never had they asked me whether I had representation, and in fact, I went out of my way prior to a tour of their product to let them know we had representation. I complained, provided documentation and mentioned both the email and text that I had sent regarding us having an agent. The sales person said he agreed with our stance and that he would approach his superiors with this information. We waited around a week with no response. Finally, my realtor was contacted and told they would not change their decision. I was then emailed and told my conversation had been recorded (without my knowledge or consent) where I said I saw them on the internet. Of course I did, however, that did not change the fact that I had a buyer's agent.
The bottom line is, during all our visits there was no mention of policies regarding buyer's agents until it seemed we were ready to buy. This is a dishonest way of getting people hooked and then avoiding paying commission to a buyer's agent. If they have such stringent policies this should be clear on their website as well as their listings. Furthermore, on 2/18 I was told there will never be a better price and on 3/5 I was contacted and told the prices had dropped by 30k. This is not fair to the people who bought the same houses at a significantly higher price. When I checked out their listing on the MLS, prices could go up and down, sometimes as much as 38K within a month or even weeks.
They also mislead on finished square footage on listings including the basement as finished footage when it is not. I feel like this company should be more transparent with their policies regarding agents, should be held accountable on what's in their listings and be more responsible in their pricing. Given a home value dropping by 30k+ virtually overnight has major financial implications for home buyers.
Hi Jo,
We apologize for the experience you had with Terrata Homes. We understand that you did not go through with the purchase of a home at this time, but we do appreciate the feedback. We value all customer input and based on your review, we evaluated our listings on MLS and verified that they are accurate. However, we did discover some of the sites that aggregate this information from the MLS feed are displaying total square footage by combining unfinished and finished. Thank you for bringing this to our attention.
Also, we recognize your dissatisfaction with the Terrata Homes realtor policy but we feel it is one of the fairest and most flexible in the industry. Again, we apologize for your experience but hope you will consider Yeager Farm as you continue your new home search in the Longmont area.

I was looking on the internet and came across LGI Homes. Steven first gave me a call and we met up with him. He showed us a few houses that we love. At that time, we weren't able to get it because of my credit score, but he helped us out a lot. We worked with him for over a year. He gave us different ideas on what we could do to improve my credit score and anytime we needed him, he answered the phone. When he's out, the other staff is willing to help. They were friendly and were all great.
Then we met with Michelle from iMortgage and she walked us through what the process was going to be and how she had to state everything to the underwriter to get the final approval. Once we got it, it was a pretty quick process and we closed on February 24th. The quality of the house is great and the thing that I love is that we're directly in front of where the swimming pool is going to be. We have two kids and they are excited about it. My sister lives in this area with LGI Homes and when I saw her home, I loved it. I'm now 72 and I wanted to be closer to my two living sisters. LGI was building the same structure and type of home in the area and I decided I would take it when one became available. I had excellent rapport with their sales reps, especially one in particular who went out of his way to make me feel comfortable and answered all my questions. He'd call me to see how I was doing.
But the most important thing is the quality of the information that they gave me up front about these homes, the area and the amenities. I was very pleased to know what was happening in the environment, not just in the community, and in the area for Fairburn, Georgia. They gave me a lot of good information that I can use as I go about living here. They spent a lot of time with me and never put me off and told me to wait, so I was always able to reach somebody even when I was going through the closing process. Everything was on point, so I felt very good about them.
LGI built the home for me and they were fairly efficient with it. They finished it before I thought they would actually do that, so I was able to see every phase of the development from the outside. I'm very happy with the process. But now that I'm in the home, there are little things that I'm seeing that may become a problem later on that I need to let one of the people in LGI office know about. They’ve already told me if I see anything that I didn’t notice before, even after the walkthrough, I can make a list and give it to them and see if they will make whatever adjustments they need to make.
Overall, I'm pleased. It's a quiet community. And although there are lots of houses, they seem to be spaced out fairly well. I like the gates that they put on the houses. They give some comfort that you're in your own space. I also like that they're not sitting on top of the streets or sidewalks and that they're a bit back from the streets. I've already recommended them to my daughter. I have not lived by myself for one year out of 72 years, so it will be a fantastic experience for me.

We worked with Isaac and Rod of LGI Homes and both guys are great. They explained the whole process and gave us an estimated time in which everything will be done. At the beginning, we did the initial credit check and then we got everything lined up on the credit. We got all the information that they asked for including the proof of income. We got that set to move the application in terms of writing and on writing came several issues I had to clear up. It was lengthy. They needed several things but eventually we got it done and they had set a closing date.
It took us about a week past the extra expected closing date to get it done but it was fast to me. Those guys walked us through everything we're supposed to do. They kept us apprised of everything through the whole process. It was nice. Everything was already in the house including the appliances. But there's a couple of things that they need to finish up on because we were closing a little bit sooner than they expected as far as the maintenance side goes.
The house is sturdy and it looks nice. Moreover, the new home community is peaceful, clean and we like it. It's a family-oriented community. It's our first home and I'm satisfied with everything that's happened. Coming from an apartment, we got a bigger place now. So, all are sure to have the space they need. We have a front yard and a backyard. There's playgrounds in the complex to go to. So, it gives my children and my family, as a whole, more breathing room to grow in a community that's stable. Being where we are, the neighbors we get are gonna be there for a while so we will get to know them well.
We weren't expecting to buy. I didn't think that we will have an opportunity to do that but LGI Homes provided the necessary tools to get us qualified and get us in our home. So I'm happy and excited about them and I appreciate everything that they've done for us. I've already been talking to people about them. One of the things that attracted me about LGI Homes was their zero down. I didn't have much money, but I wanted to be an owner, so I went over there. But I didn't get the zero down and I was told that I wasn't qualified for it. Still, the process of buying a home was good. I was offered to come and see the home any time I wanted and I could drop by the office. They gave the key to me so I went over and I took several looks. I then purchased the pre-built home in January and February 7th was my closing day. I accepted the house the way it was, but the carpet could be better and the sod and the grass on the property were on their way out. I'm trying to bring it back now, but it could be up-kept more for the person who is going to move in.
Also, a bit of inconvenience on me is that my keys to the door, from the garage to the home, didn't work. I thought it was something that somebody could just come on over and fix but I realized that I have to send a claim through the computer. I haven't gotten any chance to do this yet because I've been so busy and I'm not good with computers so it's going to take me a while. I might have to ask somebody to help me through the process. There should be some way they can get it done because it's not like a loose tile or a cracked wall.
But it's a great community and I love it. They also have a recreational center and I was excited about it until I saw it. It's mostly an open gym room and some life cycle. Then we had to provide the bank invitation that the loan officer asked for. And Eric, from time to time, would check in. I also had to go to him to get some information from the loan officer because he was slow to respond to different things.
The quality of the build of the home is pretty good. However, we've had some issues that we are adjusting with the company that installed the heating and air. This is a brand new home so we are not really expecting to have that. It's the most disappointing situation that we've experienced so far with a brand new home, especially with the cold weather here. We spoke with LGI Homes yesterday to let them know of our dissatisfaction. But I can't say that it's LGI Homes' fault. I don't know who should be to blame whether the heating company or LGI Homes. I just wish we didn't have to go through that at such an early stage in purchasing a home.
Nevertheless, I like the community. It's very quiet and the amenities such as the pool would be very good with me having kids. And I like the area because it's still developing. We purchased from LGI Homes in November. They were building the home when we bought it and I had very little space and options such as flooring or placement of light switches. Their whole sales staff was excellent and very customer service-oriented. But the underwriter was driving me nuts on coming up with questions that were irrelevant to me in purchasing a home. They were very particular about how information was presented. The content was fine, but it wasn’t in the form that the underwriter wanted. So that really didn’t affect LGI but was more meant for us. As for the quality of the house, it's fine. There are still some things though that need to be fixed such as the screen door that has a hole in it that we had marked down on the walk through. We have to make things right because they’ve not been taken care of.
I don’t know anybody in the community yet and I was not aware that we had operating amenities. There is a recreation center that the homeowners association is working on about how to make it available to the residents, but to my knowledge, that hasn’t reached a conclusion at this point. There are also playing fields and they're fine, but I don’t have children. I'm still getting things out of the box and haven't settled in. But it's closer to work so that’s good for me, and it's convenient to a grocery store that I use. I would recommend LGI Homes.

My realtor was very thorough. When I purchased a pre-built new home from LGI Homes on February 1st, he explained everything more as a friend would than just a realtor trying to sell a house. I had no questions when I walked out of there and I was able to close on my house in three weeks. The process went very smoothly. I like the whole house, especially with the brick. It's a very great looking home. The LGI new home community is great, too. It's in the exact area where I grew up in. So, I'm very familiar with them out there. It's very beautiful and very quiet. Living in my new home has been great, although I wake up a little bit earlier because I'm a little bit further down from work. Other than that, it's my first house and I'm glad to be in my own home instead of renting. Overall, my experience has been great, very helpful and thorough.

LGI was tossing us around from one property to another. They told us that if we put $1,000 down, they will hold the property. And it was three or four different properties before we ended up where we landed. I like the new community that we have. But it would've been nice if they told us upfront what was really going on. It seemed like they were making space for whoever was passing credit, just moving them around from home to home, for those people who were getting accepted. It just felt like they were just giving us whatever was available instead of letting us pick out what we actually wanted. It was a hassle getting our hopes and dreams up on one property and then moving us to another. And our neighbor told us the same thing. They went through the same process. The homes are nice but the process was off.

I was looking for a nice, clean area and the right school district so I stopped by out of curiosity and the agent was so good to me and patient with me. And because of their customer service, their agent, and the way I was treated at the office, I decided to go with them. Also, Billy from imortgage treated me like I was the only client he had. They took care of everything and he got me my loan. I was under contract with D.R. Horton, but their customer service and mortgage company was difficult to deal with so I cancelled it and lost $2,000. I put $1,000 dollars down on my home with LGI and they saved the place for me. I got the home that I wanted. I love the young and wonderful starter families in my neighborhood. LGI Homes does a good job getting people in good, quality homes that a lot of people might not have gotten to in another place. I’d recommend LGI Homes and I already have.

When I went to LGI to purchase a house, their sales rep walked us around the little area there and showed us all the pictures. Then he tried to tell us about what's coming to the neighborhood, and from there, he explained to us the income ratio to see where we prequalify and what he’d be doing. And then he went to show us some houses. Their parks seem to be cool. They’re not completely done yet, but they have a baseball park up and a fountain. It's all good, although I would prefer that they put grass in the backyard.

I like the pricing and location of LGI Homes. The sales team was friendly and pretty efficient. They took me through their process with no issues or problems. It was fairly a non-complicated process. Then the agent was good and the mortgage processor was very helpful. The whole team was really attentive, sending me emails as far as the process is going along and what step we were on. So I had no issues or complaints with them. It was great. Also, the builders are pretty good. They're developing the area pretty fast. I can't wait to see what the Rec Center and everything looks like. They're working around here everyday. I hope they build a grocery store nearby but I'm pretty sure that is to come.

I liked LGI Homes' location. I bought my prebuilt home from them in December and the sales process went smooth. They showed me a few houses and I selected one. I moved in a week ago and I'm having problems with the quality already. I was told that the house was pre-wired for cable but when I had the cable company out two days ago to install, the tech informed me that two rooms are not wired up. One room has a dummy wire that's put in to make it look like it was a cable lead and it is not. In the living room, it looks like they drywalled the living room cable head so I'm in the process now of calling LGI. I have to go online to get someone to come out and rectify it.
Apparently they have to rework the wiring but that's going to cost money because now I've got to pay to have the cable guys redo what they've done. I didn't check everything before I moved in because I'm a trusting person but after the cable thing, I'm going to make triple sure all the outlets work. I haven't checked them yet and I'm still looking around. I'd recommend them but with the caveat to make sure to watch what's going on.

LGI Homes was affordable and we started the interaction in December 2016. We found a home the day we met with the sales guy. He took us out to show a couple of different homes and we chose one. The sales team was great. The paperwork was started right away and we ended up closing in 11 business days so it was pretty quick. We got a prebuilt new home because it was new construction and they already had some that were ready. Being in the community, I don't really see any amenities that are offered yet. They're still building but it seems to be a quiet and clean community, hence so far, so good.
However, I would recommend they put grass in the backyard and also offer shades for the windows. I wasn't happy we didn't get any grass in our backyard and they left us with dirt for the landscaping. There was also drywall, nails, and bullet shells in our backyard so I don’t know if somebody was out there shooting before they built the home but that was one thing I didn't really like. They didn't really clean up. Then they were being cheap with not giving any shades for our windows. That's definitely something I should have really thought about before I purchased because there were other homes we could have purchased that came with those things. Also, we still don't have the water under our names because they had some paperwork errors with the city. I still even don't have any garbage cans. They should work on those a little better. But on the whole, it's a great experience.

I've heard good things about LGI Homes and it has a good location. Then they seemed like they wanted to help me very, very well so I let them know what I was interested in. I was very skeptical at first because I didn't really think I could actually get a house but their staff was great. There were times when I had a situation there that happened and they still stuck with me. They didn't give up and they even went past my deadline on the house. Also, what I liked about them is that it was a you-get-what-you-pay-for kind of deal. Nothing fancy and all the upgrades you do by yourself which is kind of better cause the price is lower and it was pretty helpful. Also, I love the community. It's quiet and I hope it stays like that for a while. I spoke to my neighbors and that's what we all like so that's good.
It took a long time ‘cause of my personal situation. But then that’s pretty fun and it keeps you waiting. It gets you going and it gives you days going by fast, so you know you’re focused on one thing that’s gonna happen. Just don’t rush into things. Just do as they say and they’ll do the rest basically. It turned out to be the best thing ever.

I sat down with LGI one afternoon in October and they started with the financing piece first, which you had to qualify for. After I was qualified, I was given the keys to walk through the model home which I thought was nice. There was no pressure. So I toured the model house, came back and talked about the price of the two that I liked and told the sales agent I wanted to wait overnight to process all of that. I made a decision the next day. Then the sales force came back to me because they had misquoted me the price of the house that I had picked out because it was a lot. I didn't negotiate with them on the basis that I had signed a to be determined contract for the house at a certain price and now they were telling me it was more than that. But it felt fair after speaking and negotiating with them.
I'm satisfied with the quality of the build. I have more space and I love the sunshine that I get. It's improved my quality of life. I have a yard in comparison to being in a townhouse, so that's awesome. I think the only thing is that there was a problem at closing in that the flooring and the cabinets that were considered standard were not available due to somebody's error somewhere at LGI. So they offered me a garage door opener because they had to substitute the flooring and the cabinets, which I was fine with. I told them that I appreciated them being upfront. However, I closed a month ago and I have yet to see the garage door opener. It was promised that it would be installed at closing. So I have been working with the sales rep and she's trying to pin down the Vice President. Even the Vice President has called me and promised me it would be in last week. So they might be having some internal issues but other than that, it's all good.

We kept getting flyers from LGI Homes and they had homes within our range so my wife decided to give them a call. We made an appointment, we came up, and liked what we saw. Our home was pre-built and we cannot alter the plan. They only offered so many options and they were all different prices, but the home that we picked out is definitely suitable for what we wanted. We had been approved through the VA but the houses that were being shown to us through them were really substandard and we cannot move in as it had mold. We got more house for what the VA gave us was half of what we got through LGI.
Our new home community is nice and clean. I like it. It’s only halfway built right now and they’re still manufacturing homes and putting up a park. The wide roads are perfect and I couldn’t ask for anything better as far as the sidewalks and the layout. When people are parking on the side of the road, there is still plenty of room for two cars to go through.
The front lawn’s awesome. However, the back lawn has sod. It’s a nice, big sized lawn but it has areas where it puddles pretty heavy when it rains. It’s like a little pond back there. I don’t know if that can be fixed without having to bring in a bunch of dirt but other than that, we haven’t had any problems with water. It’s shedding perfect except for one little area in the backyard. All in all, my experience with LGI has been excellent.

I was looking at a few builders and LGI Homes had more of what we were looking for in the budget that we were looking to spend. It was mid-November when I started with the sales department and the whole experience with the sales reps was really great. They helped us out with everything we need and they really guided us through the way.
The only problem we had was just the mortgage company that is with LGI is very hard to get a hold of, not very conclusive information that you would need. They tell you one thing and there was another. It made the whole process a little longer and a little tedious. A different mortgage company would have made the experience different. We've settled into our new home for the most part. The community is real quiet right now. The parks are nice too. Everybody who seems to be in there is really nice as well. It’s still taking a little bit of time to get filled up because there’s still some houses now for sale. But so far we’re all comfortable.

I was a pre-closer at a law firm so I knew a lot about building. It just so happen that I am so tired of the rent of our apartment going up. So my husband and I checked out a few homes and they were the same size with the bedrooms at the apartment. I said we don't want that and that we need somewhere with a little more square footage. So I let Mr. ** know what we were looking for and that's when he called me. We walked in at LGI Homes and we found our home.
It was an amazing experience. Everybody was so sweet, nice and helpful. They showed us a tour of the home and explained everything to the total, to the capacity of everything. They were willing to help and answer any questions. Any concerns we may have, they made sure that it got rectified right then, right there. If they did not know, they call you back within 24 hours with an answer. Also, the actual closing went smooth and perfect. I love the community and it had all the amenities that we said we wanted. It also has the granite counter top, the microwave stove, the refrigerator. The landscaping and everything is very nice. I would most definitely refer them to anybody.

I listened to my son and bought a new pre-built home from LGI. The new community that I live in has been horrible. One of my main concerns is that I cannot even recognize the street name. Nobody can find the street so I cannot order anything and it's frustrating. LGI should make sure that services are available such as having a mailbox. I had to go to the post office to pick up the mail which was a long way from my home. Now, they have put up cluster boxes but I am disabled and it is very inconvenient for me to ride down the street to get my mail. I bought a house, not an apartment complex.
I have had so much happen since I have been here. When I moved in, I was told that there was internet service. But there has been no internet, cable or anything available. I also had faulty smoke detectors that would not stop beeping 24/7 so I had to have somebody come out and change them. I had two water main breaks, too. I have complained from day one that the street is not recognized by GPS or Google Maps. I tried to change my driver's license and I called DIRECTV to get service but I was told that I have given an invalid address. They're not looking into anything so I'm unhappy.
Hi Barbara,
It sounds like you are experiencing some challenges with living in a new development. We are glad to hear a few of these complaints have already been resolved and it is just a matter of time until your address will be recognized by Google. It's growing but the experience has been slow and non-responsive at times. Ever since we've closed three weeks ago, the people on site have been saying that they are not the ones who can handle anything and we have to go through someone else.
Hi Lashanna,
Congratulations on your new home! While our homes are built to the highest quality standards, we recognize that occasionally repairs are needed. As we reviewed in the homeowner orientation, LGI offers a 10-year structural warranty and a one-year warranty on most other components.
Please use the following link to submit your request for warranty claims (http://lgihomes.corrigo.com/customer2/login.asp) and we will have our team address the issue.

I was selling my home to a very stubborn and angry buyer who took forever. I needed a place to go to and LGI Homes had the only home within my price range in my area at that time. They have been patient and reassuring, and they waited for me. Their sales rep was very informative and took me through the whole process of what was available in the area and the finance options. He showed me the house for about an hour and was very accommodating in getting all of the paperwork done right then and there. I closed the purchase for my prebuilt home on the 10th of January. And I love it because it's quiet and close to what I need. I'm 10 minutes from a Walmart, close to places to shop and I'm able to find a restaurant so I'm not isolated. The neighbors and LGI staff are extremely friendly too. LGI saved my home sale and without them, I would not be where I'm at right now.

LGI Homes was offering zero down and closing cost assistance and that looked interesting to us. When we went there, they didn't have any model houses. The last one was sold so that told us they were good because there weren't any left. So we looked at the pictures online and Chris, the specialist who talked to us, gave a lot of information and was very helpful in finding what we were looking for in the right price range. Amy, the loan processor, was also excellent and the construction people and management were all very awesome. They always asked if there was anything we needed help with. We closed on our house last January 30.
Our house was a skeleton when we found it and then they finished building it. We asked about changing the flooring and adding a garage door opener or a fence, but they said they didn't do that and there was no way to add or change anything, which would have been nice. But it's awesome that they didn't change the price on me. The community is very nice and right now, there are two empty lots they're constructing on but they're very respectful of our property. They aren't walking through our grass and are trying to keep as quiet as can be. Our life is much easier since I'm 10 minutes from work and we're no longer renting.

We weren't at a design center for hours on end. So it was a pretty good experience for us. And I think this is going to be a great community, although it's rough because we're the first family here and we don't have any neighbors yet. And being a new build, our house doesn't show up on Google Maps, so we can't get deliveries. We also can't get Comcast to come out and put internet right now.
