    I purchased a brand-new Fischer home in the Amber Woods community with one primary expectation: quality and durability. When you choose new construction, especially at this price point, you expect professional craftsmanship, attention to detail, and a home built to last — not one requiring repairs within the first few months. During the sales process, the home was presented as well-built, durable, and protected against common issues. That expectation of long-term reliability was a major factor in my decision.

    Unfortunately, shortly after moving in, multiple concerns began to surface that did not align with those expectations. Most concerning, the basement began taking on water. In a newly constructed home, a basement should be properly sealed and protected from moisture intrusion. Experiencing water issues so soon after move-in raises serious concerns about workmanship and quality control. Additionally:

    • The garage concrete began deteriorating within roughly 90 days, with aggregate becoming visible through the surface. I was informed that concrete is excluded from warranty coverage under the contract. While that may be written in the warranty, it is disappointing to encounter surface breakdown so quickly in a brand-new slab.

    • Carpet began separating and lifting in areas earlier than expected.

    • Trim and finish work showed inconsistencies upon closer inspection, including areas with paint splatter, uneven application, and overpainted surfaces. Certain stair and rail finishes appeared rushed rather than carefully detailed.

    Individually, some of these items might be considered minor. Collectively — and in a brand-new home — they point to broader concerns about craftsmanship standards. I have documented these issues with photos and video. Another frustration has been the noticeable shift in experience after closing. Prior to signing, communication was attentive and reassuring. After closing, conversations frequently centered around warranty limitations and exclusions. The overall dynamic changed from collaborative to contractual. As a homeowner, that creates a strong sense that once the transaction is complete, responsibility shifts quickly — even when issues arise shortly after move-in. For anyone considering purchasing:

    • Hire an independent inspector, even for new construction.
    • Review warranty exclusions carefully, especially regarding concrete and moisture protection.
    • Look beyond cosmetic presentation during walkthroughs.

    • Examine trim, paint, flooring, and finishes closely.

    This review reflects my personal experience. Others may have different outcomes. However, based on the number and timing of the concerns I’ve encountered in a newly built home, I would strongly encourage thorough due diligence before signing.
