    Choice Home Warranty charged a $100 service fee upfront and placed a hold on my husband's credit card; but requested that we pay the technician upon his arrival. We called the company and they attempted to convince us that the hold would not come out of our account and to go ahead and pay a second $100 service fee or no services would be rendered after we paid ahead of time. This is a scam warranty company.

    Our garbage disposal clogged/jammed for the 3rd time. Every time I called Choice Home Warranty they sent out a technician. He was an older man. He was impolite, he scolded me for putting lemon peels in the disposal and causing the clog. I thought the whole purpose of a disposal was to grind food waste up. And don’t they tell you if your disposal starts smelling funky to put a piece of lemon down it? So, sorry but I had no idea, it was a bad idea. So when our disposal jammed yet again, and no not from lemon peels, I contacted CHOICE home warranty and gritted my teeth, waiting to see what I had done this time…

    In the interim, I started shopping for another home warranty company because I was dreading interacting with the grumpy old repair guy and getting scolded again! I was so pleasantly surprised when a young man from DB Plumbing showed up. He was nice, pleasant to speak with, and very friendly. He found a screw in the disposal, that was rusty and looked like it had been there a while. Since I don’t use tools we surmised that it must have dropped in there from the last guy's tool bag. The gentleman from DB Plumbing was so kind, I decided to quit shopping for a new home warranty company and will just request for him to service my account. Thanks DB Plumbing!

    I have had two claims with Choice Home Warranty, and they have never paid for a repair. They always have an excuse. I need a new AC condenser but since the industry has changed the product it used to use, I have to pay for the change. And Choice Home Warranty does not cover anything. I have to Pay $3,457.75 to repair my AC. Before that I had to replace my upstairs furnace but they didn't cover the parts needed to complete the installation. I paid $1,660.00 for that repair. I am going to contact the Better Business Bureau and the State Attorney General office and make a formal complaint.

    Complaint Details: Choice Home Warranty has lied repeatedly about approving a full hot water heater replacement for my condo. The unit failed twelve calendar days ago—tenant has no hot water, violating California habitability law (Civil Code 1941.1; reasonable fix: 3-5 days max). All calls recorded; I have notes.

    Full timeline:
    February 12th (evening): Filed claim.
    February 13th: Plumber appointment scheduled.
    February 16th: Plumber diagnosed—20-year-old unit needs full replacement. Choice resisted, forced part-only.
    February 18th: Part approved and ordered after two-day delay.
    February 20th: Part installed—failed completely; flame won't stay lit, no hot water.
    February 23rd: Plumber returned, confirmed unit still dead—strongly recommended full replacement.
    February 24th (today):
    Plumber submitted replacement request early.
    ~11 AM: Spoke to rep—who apologized, said "this should never have happened," confirmed she'd get full replacement approved "no problem," and it should've been done Monday (February 23rd). Told me to call back in two hours.
    ~1 PM: Male rep confirmed complete approval for replacement; said they were just sorting financials and scheduling install within 48 hours.

    ~3 PM: Called back—now reps are extremely rude, hang up on me multiple times, won't return calls, and keep pushing me to cancel my policy. They flat-out deny the earlier approvals, insist on another part only, and refuse to replace despite verbal promises today.

    This is blatant bait-and-switch: they said it's approved—twice—then lied and stonewalled. Delays are their fault; tenant's suffering.
    Immediate dispatch for full replacement (not parts) within 48 hours—honor what they promised.

    Full refund of premiums for both properties if they can't deliver.

    Had our clothes dryer repaired on Feb 7th - heating element replaced; Working fine. Last week, it stopped blowing hot air again, so I submitted repair request. Appoint was scheduled for 25 Feb.     I've had several home warranty companies over the years. Choice has been the worst. The sheer fact that the escalation representative did not skip a beat to say: "I can cancel your account with us." when I made a statement that I may shop around for a new warranty company says it all. I tried to get a clothes washer fixed from leaking water for what would have been the 5th time.

    After 4 attempts to repair a clothes washer, I was asked to pay yet another service for another technician review. I simply asked for a review of the situation and some understanding of how this process is all too repetitive. Other companies would at least evaluate the fact I had done this four times and it's time for something different, like a replacement, or no service fee. I do understand that the time frame for the recent issue to occur was 34 days, and the system limited the representative's response. But, that is my problem. Representative scripts and system limitations seem to be all Choice had to offer. In all of the claims I failed, I did not have a good experience with the people or the process.

    I’ve been a customer for over five years, and I deeply regret purchasing their warranty. Every time I’ve needed to file a claim, it turns into a constant battle just to get anything approved. My latest issue involved an EV power outlet that suddenly began emitting a burning odor. To prevent a potential fire, we immediately disconnected it and filed a claim. To our surprise, the claim was denied, with the company stating that the problem was caused by a loose wire. We explained repeatedly that we disconnected the outlet to prevent further damage, but they continued insisting that the electrician’s diagnosis—identifying a loose wire—meant it wasn’t covered. This has been the experience every single time: dismissive responses, technicalities used to deny coverage, and no real support when it matters. Worst company to work with. Avoid them if you can.

    Choice Home Warranty is very deceitful, I have referred 10 people. Never received anything. I was recently denied a claim 2/16/26. On Friday 2/13/26 my husband got home from work. Our hot water heater was leaking water, and making noises. We called Choice to file a claim around 2 pm. I arrived at home around 5 pm, I called Piedmont Natural Gas because I was thinking that's a gas hot water heater. Back up I called Choice before that stating it's an emergency. So the technician said Monday they could come. In the meantime it's Friday. 🤔 So Piedmont Natural Gas came out to make sure we were safe. Sucked up all the water. Turned off the gas and the water valve. When the technician arrived he stated he was sending the claim in to Choice. That we needed a new hot water heater.

    Choice sent us a email saying the hot water heater was tampered with and our claim was denied. So I appealed it, and they still denied it. Saying they could give me $250. That's all they could do. But, it would take a few weeks. 🤔 This has been a disaster. I also have an email from Piedmont Natural Gas. Sent it to them. Still denied.

    I do not recommend Home Choice Warranty based on my recent claim experience. I submitted a claim on February 9, 2026, for a stove replacement. On February 17, I was told I would receive $389. After explaining that this amount was not enough to purchase a comparable replacement, the offer was increased to $485. Even with the increase, the amount still did not come close to covering the cost of a similar stove.

    I was informed that I was required to purchase through Lowe’s and would receive payment in the form of a gift card within 25 days. The delay would cause me to miss a current sale, making the process financially disadvantageous. When I requested a check so I could purchase elsewhere or take advantage of current pricing, I was told a check could only be issued for the original $389. Once the amount was increased, a check was no longer an option. This restriction is not clearly stated in the policy.

    I was also told that policy changes happen regularly and customers are not always notified. That lack of transparency is concerning. Additionally, I repeatedly requested to speak with a supervisor and was told supervisors do not speak to customers. I was ultimately advised to pay out of pocket and use the gift card toward another appliance, which does not resolve the issue of inadequate coverage. The combination of limited payout, vendor restrictions, lack of clear policy language, and refusal to escalate concerns reflects poor customer service and questionable business practices. Based on this experience, I cannot recommend this company.

    I have had my home warranties for years - in fact, I just renewed and I have three (3). One for different properties. My experience has been favorable. Every now and then there may be a glitch. however, that is with any warranties. I have been fortunate enough to have really good technicians to come out and have been kind and helpful. The representatives over the phone have been kind as well except for one and all the years I’ve had my warranties. Overall, CHW is a good Warranty company.     I have had the unfortunate experience of purchasing warranty contracts with Choice Home Warranty. When it comes to minor repairs, you pay the flat fee ($100 depending on your contract) and a service guy makes the repairs. Whenever there is a significant repair such as HVAC or hot water heater, they will fight you tooth and nail on what is covered and what's not. When you sign the initial contract, they convince you that appliances and systems in your home are "covered" as long as its normal wear and tear. However, this is not the case. Specifically, my hot water heater went out due to normal wear and tear.

    They dispatched a service guy for this "covered repair" to replace the hot water heater as long as I pay the difference of $1,200 to "bring the hot water heater up to code". The hot water heater in place was already "up to code" with standards from the initial installation. The service company they dispatched was not available to do the repair for 5 days while parts were being ordered - which meant 5 days with no hot water in my home.

    I had previously upgraded my contract to require a higher flat rate service fee of $100, and under that new agreement I was granted the flexibility to find my own service company. I talked to Choice Home Warranty Claims to let them know I was seeking out my own service company. They said that I need to send them the invoice and they will let me know how much of the bill they will pay. I found my own service company that is reputable, licensed and bonded. They came out the next day and gave me an estimate which I immediately uploaded on the Choice Home Warranty portal for their review for partial reimbursement. The service company I selected was able to replace my hot water heater within 24 hrs, so I could have hot water again (instead of waiting 5 days for the company dispatched by Choice).

    I followed up with Choice and they received the estimate, but said it wasn't detailed enough for them to tell me how much they would cover. I worked with my service company to get a more detailed invoice. I sent the more detailed invoice to Choice and the claims person -Ikeya- said they are not going to cover a single dollar of the repair because I already had my hot water heater replaced. She indicated I needed to allow them time to review and vet the service company before I had the repair done -- and I just needed to continue to go without hot water during this time frame. She was talking over me, not listening to the issue, being sarcastic, and lacked empathy. I'm not sure why someone that doesn’t enjoy customer service would be in a customer-facing role.

    I advised her that my upgraded contract allows me to seek out my own service guy and get reimbursed for whatever tiny portion Choice will pay. She said that is correct, but I am only allowed to do that once in a 12-month period. She checked my history and saw that I have not used my one-time allotment in the last 12-months; but she said it doesn’t really matter, she still refused to approve any reimbursement at all because she said I should've waited and continued to go without hot water until they had time to follow all their steps in reviewing the detailed invoice. I asked to speak with a Supervisor and she said there is no Supervisor I can talk to - that she is the highest customer-facing person and in charge of the claim and she isn't reimbursing any of the funds at all and there is nobody I can talk to about it.

    I was never told that I could not proceed with the repair. I was only told that I need to send the invoice from the service company to see how much of it they will cover. I have Choice Warranty contracts on 2 properties I own, and after this scenario, I can honestly say that it is of NO BENEFIT. They have saved me nothing. It is less expensive to pay for repairs out of pocket. I have paid $5,000+ out of pocket with $0 reimbursement, plus the cost of the contracts which is $2,400 = $7,400. I recommend that people just put $100 per month aside and pay for your own repairs. It's cheaper than paying for a Choice warranty, plus repairs. Take my advice and avoid the hassle and poor customer service of Choice Home Warranty.

    I was with Sears for over 10 years, and I decided to switch to Choice Home Warranty. Their pricing was better. When I first joined, the representative was very cooperative and they helped put a plan together that I thought was fair and reasonable. However, I have experienced similar behavior like Sears, and I don't know if it's because they are busy. The problem that I've had with Sears and Choice warranty is there's not enough quality techs to come and get the job done. The communication is not right. They need to make money. I don't feel they're somehow getting paid what they want, so their level of response and service is below standard to me. If you take a job, you should give excellence because your company name represents excellence, not just because you're a subcontractor for Choice.

    Their techs come to the location and present themselves like, "Well, I'm here." I have a microwave repair, and the repair company coming out told me to make sure I have the needed part and if the part don't show up, I have to call them. This is their job. They should contact me and ask if I have the parts. It should be their responsibility to follow up. They're getting paid, and if they're getting paid 50 bucks, they should make that 50 bucks service be a 100 bucks service because it's gonna create repeat business for Choice, and they're representing Choice, even though they're a subcontractor. I deal with a lot of subcontractors and their mentality is like, "Well, it's not my company."

    With that said, there are some companies that come out and do good work and get it done. I just think all the warranty companies need to step it up with service. It still can be beefed up, but once you get them in, it's where the problem really starts. I'm with Choice but I'm not feeling great about service and communication. They're not the worst, but they're not the best. If you're thinking of affordability, go with Choice. As far as quality, be aware of the response time and the response communication. You've got to be mindful that when you have an emergency, it may not be taken care of like an emergency. That's the worst part of it.

    My heating system has been broken for over two weeks. It flooded my basement and does not produce heat or hot water. I have to keep the water main turned off. Choice has sent 4 different repair men, total of 7 visits. They come to look at the system to evaluate the problem and send a report to Choice to get approval for the repair. Days go by and then Choice texts me that another visit is scheduled with a different person from another company. Continuous calls to Choice have resulted in empty promises to resolve the problem. No heat, no water for 17 days and today we received 18 inches of snow. NOT HAPPY!!

    This is my second time having Choice warranty. The first time was my a/c without they did not help me fix it, talking about a code. But the people they sent out diagnose my problem to my air conditioner wrong but I still ended up fixing my own a/c. Now today 2/22/26 my hot water heater went out, now they are telling me to their guideline A12 that it's damaged which we already know it's damaged. They won't fix the hot water heater. Choice warranty is a big scam. They take your monthly fees but it's always something to why they don't fix something and then you give the technician your 100 dollars. Between the the monthly fee and technician fee you have lost a lot of money and you could have fixed your own problem. Choice warranty is a rip-off. Please do not waste your money

    I am really disappointed in Choice Home Warranty. I received an email that said my dishwasher repair would be more extensive, so they are going to replace it. Do not put a down payment on it, REPLACE IT with a voucher of $272. That amount won't even cover the installation. I was instructed to buy the dishwasher for $272, which is the price of the dishwasher I have if it were bought "NEW". Of course, it would cost that much now. It's BROKEN!! This could have been a different review had the money been a little closer to the replacement, which cost me $714, delivery, installation, and removal included.

    THIS IS BY FAR THE WORST HOME WARRANTY COMPANY!!! I placed a claim on February 7, 2026 because my hot water heater was not working. After you place a service request, they place a hold on your account for the service call fee. Then, it is up to the contractor to decide if they require the fee instead of Choice Home Warranty. So, the customer has a hold on their account for the fee while they also pay the contractor. If that's the case, Choice Home Warranty will release the funds. In the meantime, the customer has funds that are on hold in their account after the contractor has been paid until Choice releases them. That's the first issue.

    After I paid the service call fee and the contractor came out to assess the problem, he never returned to do the job! I called numerous times to Choice and they called the contractor. He did not answer. In the meantime, I have no hot water in my house for about 11 days! They eventually reassigned my claim to another contractor. The next day I was given an appointment window of 11-3 for the following day. He never showed. I called the contractor twice and he said he did not know when he was going to get to me.

    A Choice Home Warranty rep called him and he told her the same thing. In the meantime, I spoke with numerous managers telling them my situation about not having no hot water in FEBRUARY!!!! I was given a bunch of excuses along with them calling the contractors who either did not respond or accepted too many claims that they were unable to service in a workday! I even was told by one of their managers that, "This is not an emergency service!" They finally offered to reimburse the cost of the repair which was around $306.00. At first I was going to accept it but I decided not to. I was exhausted and felt mistreated by this HORRIBLE company as a customer. This back and forth went on for 13 days!! I decided to cancel the warranty coverage and not take the refund. I wanted this to be over!

    We have had a standing contract with Choice Home Warranty for the last 6 years. We have had to call them for service 5 times (different items in the house). With the exception of a call for a washing machine that had electro-mechanical issues ALL other service calls were denied for one reason or another (read specific clauses in their contract). I would suggest anyone thinking of signing a contract with Choice Home Warranty to STAY AWAY from this company. They will gladly take your money and with the same professional smile will decline everything and every claim so that they do not have to replace and or repair the items that are supposed to be covered in their contract.

    Our dishwasher stopped working on February 3rd. I opened a ticket with Choice for a repair. The repair company was booked for two weeks out so we waited for them to come out. On 2/11 the repairman determined the circuit board needed to be replaced. He came back this week 2/18 with a new circuit board. The dishwasher still would not work. He determined the pump is bad. So now there’s a pump on order. He’s scheduled to come back next week 2/25. Considering that they’ve had to replace the circuit board and now the pump I’m questioning why Choice won’t just replace the dishwasher?. My concern is if it breaks down again I’m paying for new service calls each time.

    My first experience was my dryer. Evidently the digital panel in it went kaputz. CHW said it cant be replaced. A lot of back and forth calls. We're seniors, upper 70's so getting things done and them dragging their feet, having to go to laundry matts was scary. Finally after them dragging their feet, I think over a month, we went out and bought one at Lowe's. Asked for reimbursement. Calls forever, emails, you name it, very very frustrating. Then they hit me with "prorated" BS.! So where does my contract say items were prorated?

    We purchased our new W/D, the front loaders and 2 OLD people doing laundry, "maybe" 6 loads a month. They then send me or post a voucher to Lowes for $400. I called and was told that that was their price thru Lowes. I told them then why didn't you buy the dryer? I had to pay $1100. Now what am I to use that for after I already bought the dryer due to them dragging this on for months! I still have that voucher. Lots of BS from them.

    Next thing to go out was my 36" WHOLE house fan. Their staff didnt know what a WHOLE house fan was. Claim filed in Oct 23, after months and months and them sending people out who were under the understanding it was a fan, like with the blades. How aggravating it was. It goes in your ceiling, usually hall way and sucks all the air out of the house and brings in fresh air. It is 36" square. This was finally settled in late 25! I had to go and buy the unit and hire someone to come in and they did reimburse me the entire amount. But it took almost 2 years to settle this claim.

    We kept shelling out service fees while they sent out the wrong technician for the job. I had a 3 year policy. I would not recommend this company. They were to be there for Veterans. They dont do a thing for a Veteran. No reduced rates, no special fees, yet they are using that in their ads and commercials. "Veterans never pay for home repairs again". Total BS!

    Dealing with CHW caused me undue stress, frustration, anxiety, years to get things done and BS about prorating your appliances. WE 2 old coots dont wear out a dryer. This entire deal was a scam! Yep, we paid out of pocket BIG TIME. Sadly I cannot recommend this company for all they have put me thru and waste of money and time sending out wrong repairmen. They ARE NOT Veteran friendly.

    Beware. This company is a scam! I took out one of their policies this past summer and paid about $600 per year of coverage. This winter my heat pump broke and I called them for help on my first claim. They promptly scheduled a technician to come out to my house and I had to pay $78 for the technician to come out and diagnose the problem. After the diagnosis, Choice Home Warranty said my problem was not due to normal wear and tear so they were not going to cover the repair. At that point, I called a more reputable contractor to come out and see what the problem was. They diagnosed a completely different issue with my unit. And then called choice home warranty, and ask them if they would cover the repair based on the diagnosis that I got. After much back-and-forth, they finally agreed to cover it, but they would only pay $85 for the repair that is going to cost me $680. A total scam. I would never take out another policy with this company.

    My Experience with Choice Home Warranty. I initially signed up with Choice Home Warranty after a sales call that seemed satisfactory. However, the service I received after filing a claim was deeply disappointing. On November 28, my Whirlpool dishwasher broke. I filed a claim with Choice, but the earliest they could schedule a service technician was the following week, citing that only one company could service this brand.     When I followed up, the repair company informed me they had returned the claim to Choice, who had provided no update. Upon contacting Choice, I was told they needed to investigate further and to call back the next day. When I did, they stated they could not repair the dishwasher and would instead pay for a replacement.

    They offered a $277 credit toward a new dishwasher at Lowe’s. However, a comparable replacement model cost nearly $600. When I called Choice to explain this, the claims representative stated that $277 reflected *their* negotiated replacement cost, a pricing tier not available to me as a customer. This justification made no practical sense.

    Choice then agreed to issue me a check for $277. By this point, I had lost all trust in the company. My account was current, and the check was approved on December 17. I informed the representative that I would not make my next premium payment until I received their check, as the claim was filed on November 28 and resolved by December 17.

    I was told the processing time for an approved check was 4 to 6 weeks. Due to this extended delay, my coverage lapsed, as I had stated I would resume payments only after receiving their check. Consequently, Choice canceled my claim. In subsequent calls, customer service representatives gave conflicting updates—first stating the check was still processing, then that it had been mailed and to allow over 8 weeks for delivery.

    Finally, on February 17, a truthful representative informed me of the complete situation: because my coverage had lapsed during their prolonged check processing, the claim was canceled. This experience reflects unethical practices. After months of premium payments, the company ultimately withheld the agreed $277 payment through a process that feels deceptive.     Our dishwasher was leaking, not cleaning to the point that the soap pod was left in the soap compartment. In addition, the wheels components were disintegrating. I was first given a decline for the entire claim indicating that the repair was not wear and tear. Everything about this repair is wear and tear, including the wheels. When I called to verify that decline, they indicated that it was only partially declined. They claimed that the wheels were not covered. According to my agreement, all aspects were all components of the dishwasher were covered. And that includes the wheels which wore away basically disintegrated. So I’m a little annoyed at that especially when they said that the cost to replace the wheels were like $70 and I had just previously purchased them for 20 bucks. My opinion the wheel should be covered as well because it’s a component and it is wear and tear.

    Choice is a scam. I had a main sewer line blockage that was causing sewer water to flood my basement and back up into my bathtubs. My plan includes "plumbing blockages", their words. But they denied my claim when their plumber submitted the work order, saying it wasn't normal wear and tear. The plumber thought that was crazy. I filed an appeal and and I had to reach out to find out who my claims rep was because they didn't reach out to me.

    I asked for an explanation as plumbing blockages were specifically mentioned in my plan and was told that they DO cover snaking the line, they just don't cover LINE ACCESS. So if the plumber could magically snake the line without creating access, the claim would be approved. So, even though my plan lists plumbing blockages as a covered item, they denied it and I had to find a remedy on my own. And then they emailed me a survey, wanting to know how they did. Right. DO NOT USE CHOICE!!!
