    I had two very bad experiences with Choice Home Warranty (CHW). The first one, I lost power in one part of my house. CHW sent a technician who said he will need authorization to check all the circuit breakers with another technician and needed authorization from CHW. CHW denied my claim stating: "After careful review, we regret to inform you that your claim is not covered. Based on the information provided to us by you and the Service Provider(s) assigned to your claim, it has been determined that the wiring has broken and must be replaced. This is not normal wear and tear as the wiring cannot become physically damaged through normal operation of the unit. Please refer to section A2 of your policy."

    I told CHW that it was a circuit breaker. I checked all the circuit breakers with my neighbor and reset the one that cut the power. Problem solved! The second time was with my garbage disposal that broke. CHW sent the technician who concluded it had to be replaced. After two weeks he came with the new garbage disposal but was not able to install it. He came three more times and took more than two months to replace it. The technician lacked the experience and skills to do the job and CHW refused to send another technician. CHW HAS VERY POOR CUSTOMER SERVICE and THE QUALITY OF THEIR TECHNICIANS IS ALSO POOR.

    I have had one claim denied, although I was told it was covered when I called to double check. Then told over the phone that the small print mattered more than what I was told. I was approved for a water heater. Then given a quote for " extras" not covered to the amount of $1675.00! That price is way out of line for work to be done. I am going to cancel because I feel like I've been scammed. I read all 19 pages of the small print before I signed up, and saw no red flags. The attached email made me believe it was covered and I would pay nothing.

    I have yet to have a positive experience with this company. The only claim (of 3) that has been ‘resolved’ is the claim for my Whirlpool Cooktop. My only offer was $389 to replace not including delivery, setup, installation and haul away. The most recent claim was for a water heater that has been ‘fixed’ twice. The technicians said the only fix was to replace… The claim was denied because the issue was not ‘normal wear and tear’ on a 14 year old water heater. They have exactly 29 more days to deal with me….And my money.

    Your automated agent needs work. I kept cutting out. Could only get half of what I wanted. After many please repeat request the claim was made. When the claim was no longer needed I canceled it and assumed that when it said no further action would be taken I assumed that the contractor would be notified. He was not. But he should have been. I had to do that. Not right. Not a good first claim experience at all. I will stay with you and if and when another claim is needed I trust it will go better. If not it will be your last chance as I will go elsewhere.

    I have been a customer of Choice Home Warranty for 10 years. I've had multiple houses recently. I've had just one house. I have just renewed for another 3 1/2 years because Customer Service is what they say it is and their claims process fairly.     I am being asked to share my experience regarding my most recent claim, my water heater. I received an email from CHW that my claim was made and I would be notified once a technician is assigned. A following email said my SCF would be voided. I don't remember hearing this term before. I checked with the provider, Fidelis Repairs FL and when I spoke with Max, the business owner, he took offense when I mentioned the SCF would be voided. He believed it meant his company would not be receiving the $75.00. We had a misunderstanding and he told me to find a different provider. I told him I will call CHW and clear this up.

    I spoke with Mary from customer care and she was not able to explain to me what the email I received from CHW was about. As she kept talking around me in circles, I reread the SCF Voided authorization. She did finally tell me this is something new and nothing really has changed, a disclosure of charges, which I came to realize, it is the same deal, I pay the provider when they come out and perform their work. Max at Fidelis probably felt he was not going to be paid when I read him the email.

    Once I asked him to clarify what I was reading, he was trying to excuse himself from the claim. I was simply trying to comprehend the communications I was receiving and told Max if he is due compensation, I am sure he will be compensated accordingly and if it is from me, then once I do understand this email of Voided Authorization, I will get back to him. I did see the most current email that the existing provide, Fidelis Repair has backed out. I am not a legal professional and I was confused initially but I do understand why the Voided Authorization email meant. But the damage was done.

    Max at Fidelis was no longer an advocate for me. My afternoon of clarification made my head spin. Mary was difficult to understand, the email was confusing, the provider also doesn't comprehend what I was reading to him. The disclosure of Voided Authorization had simply delayed progress on my water Heater. I had sent Fidelis Repair FL photos and Video of the water heater as requested prior to the discussion of the Voided SCF authorization. To me, this was a mess that could and should have been avoided. I gave 3 stars vs 1 star because in the end, CHW does get it right. This time it is just going take a bit longer.

    We has cleared out the cabinet below the kitchen sink so that the plumber would have full access to the pipes. I wasn’t in the room when the plumber first arrived. He was greeted by my wife. I arrived moments later, but from the time I arrived, he did not turn on the faucet to even test if the water was or wasn’t draining. He didn’t even touch the pipes under the sink. His inspection was totally visual! I asked him how could he even detect where the blockage was without checking anything or even turning on the water.

    He eventually went out to his truck to get a snake, but the drain’s aperture was small and he said it couldn’t be snaked. He said the repair required to be drained and my policy didn’t cover that, and he would have to report back to Choice Warranty. I asked how could he determine that by visual inspection and I don’t recall getting an acceptable answer. He left stating he would report back to Choice Warranty and I asked how long that would take and he stated it could be immediate, or hours or the next day. I actually thought he was going to his truck to check on something and I waited for him to return. After several minutes, I went outside to check on him and he had left the premises.

    My A/C unit —the only ventilation in my apartment — failed when it was 80-plus degrees. I called Choice with whom I have had a policy for 5 years. Choice sent a “repairman” from Sears who said he couldn’t repair the unit and set a return appt in 2 weeks. As I am 88, on oxygen, disabled, I could not exist in an airless environment. I called Choice who instructed me to find a repairman, for which I was advised by my apartment mgmt. This company replaced my unit in one day. Choice is refusing to reimburse me.

    Horrible. Motor in washer went up so Choice only replacing my washer with a 400.06. I can't even buy one for that and on top of that I have to pay for someone to remove my old washer. What a rip off. They went good to horrible customer service since 2021. Time for a change. Stay away from Choice. I rate them a big fat 000.

    They did give us some monies back for a refrigerator replacement. Took a Very Long time to get it so we had to buy it ourselves and now have a gift card at Lowes for "something" Not too useful. Our tankless hot water heater gave out and they cannot give us any answers for this so no showers or washing dishes for weeks and weeks. I'm not sure about these folks and would recommend to stay away.

    Working with CHW has been very difficult and a total disappointment. This experience has soured me on ever purchasing another home warranty plan again. The furnace went out in -19 degree temps with-23 wind chills. They said I had to wait 24 hours for them to find someone. It was emergent. Pipes would freeze with these temps and there was a 6 mo. old baby in the home. Days later they said sent a email stating I could hire my own. I never received such a message. I had to hire my own because it was intolerable and pipes were freezing. They refused to pay. They found someone 4 days later. Their communication is terrible.

    Furnace went out again 2 weeks later. Called and 3 days later they still didn’t have anyone. I finally had to have the technician they assigned from 2 weeks prior call them. I asked to use that company and they told me he was not on their approved list. It made no sense? He called them and was able to get assigned to my case. They however kept telling me he wasn’t one of their vendors. Regardless. He came out and was professional and very responsive. Unfortunately they still didn’t not cover the problem with my furnace. So in the end I was left out in the cold. I would not give them a star rating if up to me.

    There were three faucets leaking because of the age of the house. I always change the seats and springs myself and so realized this is not one of those scenarios. They ran tests and determined that the circuit board needed replacing. They ordered a new circuit board. They direct wired the fan and showed me the turn off switch.     We were in Louisiana and Choice had the best price. If Choice didn’t give me a good deal, I wouldn't have signed a five-year contract with them. At the time, it was a $45 service fee whenever people came out. It's still good now. The only problem I have is that when I put in a claim, Choice will deduct the fee from my card or put a hold on my credit card. Then, they’re supposed to release it when the contractor comes out so the contractor can charge me. Sometimes that part doesn’t go smoothly. The hassle is when a contractor picks up the claim but doesn’t follow through. Then I have to call Choice and ask them to release the claim to another contractor, and make sure I’m not charged another $65 service fee.

    My experience with Choice Home Warranty has been 99% okay. There are a few things that I wish the warranty covers, but it doesn't. I also wish I had better contractors. We've had several no-shows and there are some electricians that I refuse to use if they pick up a claim. I've got a claim right now, and the first person for plumbing and I couldn't reach an agreement on a time. So, I asked him to release the claim.

    Somebody else picked up the service request, and they were supposed to be at my house yesterday between 3:00 and 7:00. I called at 6:30 and the guy was still on another call. He was supposed to call me back to let me know if he was gonna be able to make it out there. I stayed up until 11:00 PM and got nothing, but they texted me this morning wanting to reschedule. So, we rescheduled for Friday. We'll see if they show up then. When we lived in Louisiana, we didn't have this problem with the service callers. But it may be better in other people's areas than here because we are in a small, rural area. So, they should give Choice a try.

    I was with American Home Shield, but their prices had gone up so much I couldn't afford them anymore. Choice Home Warranty had a decent price so I picked them. I had a claim with them for the timer on my pool that wasn't working. Their technician came out and had to change the timer out. The technician good. I also had a claim for my pool heater, which was leaking very badly. Choice sent a technician out, and he said it had to be replaced. He sent that in to Choice, but Choice said because I had a previous claim on my pool filter that I didn't take care of, they would not take care of my heater.

    The heater had nothing to do with that filter whatsoever, but they refused to take care of that heater. We went round and round for a long time, and it was the most frustrating thing I have ever been involved in. I will never use Choice again. They are terrible. As soon as this contract is up, I am going to find somebody else. Choice had done fairly good up till that point, but that point was inexcusable. My experience with them is atrocious.

    I turned Choice Home Warranty in to Better Business Bureau because they would not stand behind their warranty. They have been stalling since last April waiting for my policy to run out. They refuse to listen to the 3 technicians that said my refrigerator was not fixable. The first contractor S&M Garage Doors/Garage Doors R Us started giving me the runaround immediately on Friday by communicating that I should disregard the appointment set by CHW.     Choice Home Warranty is not the insurance company it claims to be. We had our water heater go out. We paid $2200 out of pocket and they paid $570 for the tank. I called and was told they are only responsible for replacement of the tank. They sent the cheapest water heater they could find. Not even replacing with similar or better than the one I had. My original water heater was a Rheem Performance Plus. It was replaced with a Rheem Performance. The cheapest of the brand and they said they paid $1100 for the unit.

    According to my policy, they are responsible for the unit and the parts. I was informed they don't pay for parts. Clearly there's a difference between what is written and what they actually will do. Choice Home Warranty is definitely not the insurance company for the homeowners. After spending hundreds on their Total Care Plan, the only care I feel is being Careful.

    Claim easy to do but the service techs assigned to do the job was not reliable and lack professionalism. One even came in shorts slippers and a tank top to service my washer and said he would be back, never did but the claim was approved to repair. About 1 week went by I called the repair company that was authorized and they said they would contact CHW then my claim went into a denial status??

    Been trying to cancel this service and been on hold for over 3 hrs combined in one morning. I wait patiently for 40 mins do the call back option and no call. I call the customer care number. They apologize then send me to resolution and still put on a long hold with option to get a call back and not lose your place in line.     I received a Choice Home Warranty with a home purchase. Filed a claim for refrigerator ice maker freezing up. The technician never called to say he's on his way, just showed up. Took the ice maker apart & spent a total of 30-40 minutes before saying he needed to order a new part. He was rude & hit one of my 2 little pug dogs with a grabber tool on my counter and laughed. He told me they'll call me when the part comes in. I never heard from them again & called CHW after 45 days. They told me the part was on back order & will be a few weeks. Never heard from them again. After 4 months I called CHW again & they told me my claim was closed. They tried contacting the tech company but no answer so I need to open a new claim & pay another service fee.

    I asked them to reopen this claim because I already paid the fee & the ice maker was never repaired. The rep said he'd see what he could do & I'll get an email within 48 hours. Never heard from them, so I called back a week later. The rep then told me the part was never ordered & they would authorize a payment of $201 for repairs. This company is a scam!!!! I called an appliance repair service & the technician took the entire ice maker component apart. He was here for 2 hours figuring out why the ice was melting and freezing up in the motor. He found bad seals and a cracked plastic part on the motor that were not part of the ice maker the Choice Tech supposedly ordered and would not have repaired properly. This repair is upwards of $500, significantly more than CHW it's willing to cover & has offered me $201 -- take it or leave it! Don't waste your money with this warranty service!!! They are not a top rated company and not accredited with the BBB.

    Choice Home Warranty, in my opinion, is a total scam. I have only had 4 claims with them, and now 2 have been denied. I had to call them on all four claims because of their lack of a timely response. The vendors that they send out, appear to be working with them. They give false information to the company so the company denies the claim, so the vendors get to charge the customer what they want to repair whatever is broken. That way, the company doesn't have to pay out anything and the vendors gets more money.

    Choice Home Warranty is the worst warranty company ever!!! My water heater went out. My family and I were without hot water for two weeks because of the lack of services that were supposed to be provided by this warranty company. They sent a technician and I paid them the $100 service fee (Brothers Electric). He stated he would come back to my home the next morning to fix the water but never showed up. They scheduled someone else, 5 days later. He calls and says his truck broke down and would not be able to get to me until 4 days later. I live in Louisville; he lived in Tennessee. A snowstorm was coming within the next few days. We had to call Tom Drexler, and the bill was $3100 to get a new water heater. We were going on the third week with a snowstorm coming without hot. Now they are telling me I cannot get any of my money back, not even the $100 service fee in which I received no service.

    This was one of the worst experiences of my life, having water in your basement, having to go to a hotel because there is no hot water, getting the run around, and them not being considerate or sympatric that it was below freezing outside with a snowstorm coming. I have been paying them my monthly fee for two years now, have used their service once in the past but when I need them to do what they have been getting paid to do, they did not deliver any services.

    When I asked about being reimbursed, I was told that the plumping company had to send a diagnosis before the work was done for them to approve although they were already told the first week by the first vendor they sent to my home that a new water heater was needed. This vendor didn't even know how to turn the water off so it would not run all over my floor. I would not recommend this warranty company to anyone. They take your monthly payments, but they do not stand by their policy unless it is in their favor!!!

Having the coverage for only two days with a 30 day moratorium imposed I can't report on how well the coverage works.     He came before the proposed appointment because it was my furnace and I had no heat. Upon inspection he said the furnace was not repairable and needed replacement.     I would never again use or purchase Choice Home Warranty, and strongly advise you to seek your policy elsewhere. I had two opportunities to use Choice this past year. 1 for a blown out water heater, where the seal had broken and leaking water and could no longer be left in place. Choice told me the soonest they could get their resource out was 5 days, and that was just to look at the issue and then they would need to order the parts and likely be a week to 10 days before the issue was corrected. I called a local plumber and Lowe's and the issue was corrected in 24 hours at my expense.

    The second was a water faucet that would not turn off.     Although the issue was “fixed” the manner and justification for method of fix is questionable- the technician was very good but was limited by CW or his upper management's desision to not replace part but to bypass part. I find this not meeting the contract - a bypass or a cheap fix is not what we pay CW for - the contract and marketing suggest there to replace with equal or better not “mickymouse the fix” so not satisfied buy dissatisfied with fix - the tech only did what was told but the did it right and professional although the logic not to replace switch is incorrect a replacement is available and is not and absolute part a replacement is available just one that is costly. Again my issue is with CW and Arron’s pools management not technician, I’m an electrical engineer and the comment that there is no replacement is outrageous.

    DO NOT USE! Today is February 3, 2026, 47 days since I filed a claim with Choice Home Warranty to have a two and half year-old dryer repaired. Choice Home Warranty has failed to act. After thirty-two days and five telephone calls to Choice Home Warranty I filed a complaint with the Better Business Bureau. During a telephone call to Choice Home Warranty, I asked to speak with a supervisor and was denied. The employee told me the issue needed to be reported to the “Internal Team”. A member of the team called me and stated I had ONLY two options. The first was to go out on my own, call my own technician, and have the dryer repaired at my own expense. The second was I can wait for Choice Home Warranty to make the repair. In their response to the Better Business Bureau, they stated “We are not liable for any failure to obtain timely service or delays in obtaining parts or equipment”. “CHW request this matter be closed”.

    Having the Choice Home Warranty should provide one with peace of mind and significant relief knowing the breakdown of an appliance is covered. I purchased my Choice Home Warranty on a 1-year-old home to protect myself from expensive, unforeseen repair bills. One would assume that Choice Home Warranty has already found and hired qualified, licensed contractors who can make repairs to household appliances. Choice Home Warranty was PAID to provide this service. On February 3, 2026, the Better Business Bureau closed the case per Choice Home Warranty’s request. NO REPAIR COMPLETED.

    We had an issue with our heating system and HVAC came out. They charged us the deductible and said they could not fix it because it was the electrical part of the system and we needed an electrician to come out.     The repair tech was professional and knowledgeable, but unfortunately, he determined the dishwasher was unrepairable. That's when I learned that Choice Home Warranty has a completely different definition of "replace" than the rest of the world. They will point you to the contract (repeatedly) and tell you they are only responsible for a wholesale price (that they readily admit you do not have access to review) from a mystery vendor that you are not allowed to buy from.

    Long story short, they admit my dishwasher will cost approximately $2,000 to replace (2 drawer, panel ready), but they are adamant that the contract only requires them to give me $536. Why call it "replacement value" if you are only going to give a fourth of what the replacement costs? If your customer service reps constantly refer to the specific words in the contract when trying to explain "replacement value," you might be accused of misrepresenting commonly understood words "replacement" in a less-than-open and honest manner.

    I am very disappointed with Choice Home Warranty and would not recommend them. They cancelled my claim without fixing the problem or giving me a clear resolution, leaving me to deal with the issue on my own. After they cancelled the claim, I tried calling several times and never got a real response or proper follow-up. Then today, I received a call asking if I wanted to extend my plan. When I explained my previous bad experience and said I did not want to renew, the representative became rude and accused me of “yelling” instead of listening to what actually happened. The agent told me I should have gotten in touch with them, even though I had already tried calling and never heard back. This is not acceptable customer service from a company that is supposed to stand behind its warranty. I do not feel they value their customers or honor their commitments.

    I bought contract with Choice Home Warranty for my home in the early 2019. They initially paid multiple claims through the years but since I have in the last year filed several claims they have denied each thing as either abuse or not wear and tear. The last claim was for a built in microwave over oven with your having gone bad on microwave. Then I asked the technician when they came if he thought this was wear and tear or abuse and he said wear and tear just as I had with the previous washer claim with the same response from the technician.

    With the washer claim they determined that it was from abuse because we washed bedding in the washer. A call to the manufacturer we were told that it would not be abused since there is a setting on the washer for bedding. With the microwave the switch and piece of plastic that the door pushes in to activate the switch our internal to the microwave body and not exposed but nevertheless Choice Home warranty hAs somehow determined that this was not normal wear and tear even though the unit is 17 years old.

    I filed For a review and was told the same thing by the person I talked to. She stated that the claim would not be paid because it was not normal wear and tear. She denied this being a matter of me making too many claims and coming near the price that I had paid for the warranty, But it seems obvious to me that that is what has occurred. I would not suggest anyone do business with this company. Save your money and pay for the repairs yourself, you'll come out ahead. Attached are pictures of the plastic switches that are supposedly broken.
