    Choice has many hidden exclusions in their policies to prevent them from actually paying out on claims. Has happened multiple times on several houses, rental and personal. They promptly send out a technician and choice is then going to reach out to let you know if is covered. They will keep you waiting for weeks on end before they finally tell you there is an exclusion or they didn’t get good enough pictures from the tech to authorize replacement or the hot water tank is 80 gal and they only cover to 75 gal. I pay for the upgrade in coverage for the houses. Still this is how they treat clients. One technician said that they asked for pictures that made the heat exchanger look dirty when it was not!

    Beware of dealing with Choice Home Warranty. They sent a technician to assess our air conditioner and we paid him the service charge. He reported back to Choice Home Warranty that we needed a new unit. We received an email saying our claim had been approved and the HVAC company would schedule a time to do the work. During the next two months, they sent out 5 additional technicians. One pair fooled around in the backyard for 2 hours and then disappeared without talking to us at all.

    Now suddenly, there are telling us that our claim has been declined because the HVAC technician said there's a leak in the line and that's not covered. It appears they just kept sending technicians out until they got the answer they wanted. Any effort to contact the salesman who claims he would be there anytime is met with an email saying file an appeal. Meanwhile, we are without air conditioning. I would stay as far away from this company as you can. They are nothing but slinky used car salesmen.

    It was a simple fix but since I know nothing about dryers I wanted the professionals to look and see and fix it right so I didn't burn my house down. The tech kept in touch letting me know where he was at in his appt schedule and let me know when he was on his way. The only thing I found a bit inconvenient was the time frame they gave me was not very accurate, he was around one hour past the end of the window. Choice warranty decided to replace the washer, which I understand, but I am disappointed with the amount they gave me. $343 is not enough to replace a washer with the same features at Lowe's. When I called the assigned claims adjuster, that amount he informed me would not be increased. As a widow with two children with special needs I thought that a home warranty would replace appliances if they chose it was replaceable, apparently that is not the case. I will be reevaluating the costs of the home warranty program to see if it's a value or just a leach.

    CHW has always been great. But this week we had an 11hr window. Tech never showed up or called. Next day, he showed up, literally looked inside washer & said it was not fixable.     I liked Choice Home Warranty's price and coverage. The reps were above average but not fantastic. Everything went smooth and got everything started. The only problem was parts availability for the repair. It was a three-time visit. One time, the contractor ordered parts. They came in. They needed more parts, so they had to go back. Finally, when all the parts were in, they were able to fix it. I didn't want the tech to scratch the countertop because it was a cooktop. They had to take it out, but they didn't have anywhere to put it. I gave him a blanket and we were successful.

    Choice Home Warranty is the worst. They are full of lies and only tell you what you want to hear. I have had an issue with my Samsung ice maker in my new refrigerator for a while now since CHW won’t cover it due to being under manufacture class action lawsuit. However I forwarded the email from Samsung that stated they are not going to fix it due to not having a service tech within 100 miles of me as requested by CHW rep stating that’s what they would need to be able to have it fixed.

    After several calls and messages as well as 3 way phone call with Samsung and CHW rep that lasted over an hour with Samsung still not agreeing to do anything to help still nothing. Not to mention I had a tub leaking from upstairs bathroom that went unresolved and an electrical claim also unresolved for months. CHW quoted they are looking for a provider. Keep in mind I only live 40 minutes out of Omaha Nebraska. The last service tech that came out for washer repair only worked a couple of jobs for them due to their not paying him for his service. Stay far away

    Worst warranty company. Claims take more than 3 weeks to resolve for critical issues. I ended up paying more for the repairs with CHW than if I had gone without them.     Future potential customers beware. This is clearly a substandard warranty company that pays for good reviews. Read your contract very closely, because apparently they do not replace items, and can just simply refuse to pay for repairs if they feel they’re too high. Instead, they will just write you a small check for a portion of the replacement not even close to the actual cost and then you’re responsible for installation and everything that follows. Customer service is horrible. Both phone calls with case managers, they spoke with hostility as they didn’t even want to hear your concerns as a customer, and just wanted to end the phone call.

    In comparison, I had a previous home warranty that 100% took care of the replacement and insulation. Choice Home Warranty will keep telling you we give you a gift card “in lieu of replacement”. What that is really saying is we are cheap and we would rather give you a small gift card that doesn’t even cover the replacement costs so we don’t have to spend more money on you the customer.

    I was able to submit my claim for the washer online which was good. But it took longer than I liked. Choice sent an email but I didn't get a notification. So I'm partly to blame. I didn't check my email as much as I probably should have. But that process was a little slow. Also, I got a gift certificate and it took longer than I would have liked. That whole process of being reimbursed or getting a gift certificate for an appliance in this case took a lot longer than I am used to with other companies. This is my third warranty company. I own three homes that I have a contract with. So I expect good service.

    The washer couldn't be repaired. So that process took long too because they ended up sending two technicians.     We submitted a HVAC claim through Choice, and a company came over. The guy came and adjusted the temperature range and said it would work now. I have a two-story house and it was running upstairs and I couldn't get up there to turn it off. But he told us what to do. They were very, very punctual about getting here and taking care of it.

    I sent in another claim when I had a plumbing backup and the company that Choice assigned it to was supposed to send me an email when they got the case. But they didn't. Then the lady called me yesterday and said, “We'll be there between 11:00 and 3:00.” I just happened to be home that day. So at 2:30, I called her and she said, “Well, no, I'm in Frisco, which is probably 30 minutes at least away.” She added that she was not done with her job there, so she wouldn't be here until about 5:00. I said, “No, I have to go somewhere.” So then she said, “Well, what about Friday?” I said, “Well, if you can come in the morning, yeah.” So they decided to do that. But then I got an email saying they were going to do it tomorrow and I'm not going to be home. So I'll call Choice in the morning and tell them to find me a better company.

    Choice has been receptive to whatever I've complained or asked about. The only other thing is that I have a direct deposit taken out of my bank account to pay my monthly fee, and they have another name on there and it doesn't show up as Choice. I thought it was some kind of company was trying to hack into my account. So I stopped it and then Choice called me. They should be a little bit more clear on their billing paperwork as to who it really actually is.

    I've had 3 claims in my 2 homes in the last 3 months. 2 of the claims were complete denials because of what Choice determined to not be normal wear and tear in spite of what the technician has stated. Also only allowed the tech 1 hr to try and find an electrical problem without being able to find the problem so then choice comes to the conclusion that it is a broken wire and therefore not covered. Also had a beverage refrigerator that is built in a d stopped working and can not be repaired. They provided funds to replace the cheapest possible model that doesn't even fit in the space. We were compensated about 33% of the price of a new unit. Horrible ins. Every excuse possible to deny payment. Will never renew my policy and would discouraged anyone from purchasing a policy.     I have had two claims with Choice. One I could understand as being denied, the second should have been a covered repair. They seem to deny everything, make you go through appeal process to get things covered. They also don't have any technicians in rural areas and make you find people. When you do, they expect the repair people to jump through their hoops doing their paperwork which most refuse to do. They will provide a receipt that you should be able to submit for reimbursement. Not too happy with them. I have had another service with none of these problems.

    I feel like every time I have to argue and fight over everything for the last seven or eight times. And for the first time, I realized, which was the last time, when one of the managers told me over the phone, "Don't even bother to call us anymore because you have exceeded the amount that you paid us." I have never got that kind of response from any company helping customers. I've had warranty services for the last 30 years with different companies, but this one has been a disaster. Unfortunately, I have to live with them for another 15 months. That's exactly what I was told.

    Choice Home Warranty said, "We can't pay you anymore for anything because you have exceeded the amount you paid us." Because I signed with them for five years so that I can save some money and I paid 2,000. But it's not my fault that four of the equipment went out of order. That's why I paid. And I specifically said that on their phone when they recorded it, too. But they didn't give a damn. They just don't give a care to one customer. They got others. And that's why, when every other warranty company, when the hot water heater leaks is when they would pay. When it's working, they wouldn't replace it. Here, they just told me, "Hey, I'm not gonna replace. I won't give you a dime."

    The two managers were there and both of them said, "Take it or leave it," the last time. This time, I said, "Let me talk to another manager." She kept repeating the same thing, "We can't pay you. I'm gonna hang up now." I told the last person I spoke to last month with the manager, "I am hoping that none of my equipment goes out of business for the next 15 months. Otherwise, I dread to hear the same response from you folks." She said, "That's not the reason." What else is the reason? That's what a warranty is supposed to do. If I bought equipment of 5,000, it's only worth 2,000. That part is fine. But to say you won't give me a penny bothered me a lot. I wanted to write a letter to every person on this end, but I said it's not worth it because that's the way they work.

    The technician that they sent specifically said it was wear and tear. They said, "Wear and tear, only then, we can pay it." I asked him, "What did you tell them?" He sent me a copy saying it was a wear and tear. So, they just didn't wanna give me the money because, from what I have heard from the manager three months ago when I had to fight for the refrigerator, that's what she said.

    I had three calls in last December, January, and February. I knew things were getting worse. And the fourth time when the tech came, I asked him, "Do you really think this is gonna be working?" He checked a couple of things and said, "I have to check three or four items so that I can let them know that this is not working." He went up the roof, did everything, and said, "I think that the system is dead." So, he wrote something to the effect, whatever they need, saying that it was wear and tear and it's even started to leak a little. It needs to be replaced. That's what he wrote.

    When my microwave and my fan went kaput, they said, "I pay you $15." For $15, I can't even get a fan. I just forget them and then pay myself and take care of it. For the fridge, they gave me some money that I had to fight with and write letters. This time, after what I heard during the fridge event, that was what they were trying to do again. That is what that lady told me and that's my position. I am hoping against hope that, even if I asked them for something that is different, I may not get any more funds. Those were her exact words.

    Would be a 0 if possible. We have had Choice Home Warranty 7-8 yrs because I was afraid to not have coverage, boy was I ripped off. Only 2x have they ever paid to fix anything. They always hide behind “oh that part is not covered, or it's your fault it broke.” Our furnace can no longer be used because a technician found holes letting carbon monoxide into our home along with other issues. The technician says it's a mechanical defect, but of course someone with NO hvac background at choice home warranty said they won’t replace the unit because it's our fault the holes are there.

    Their tech came out initially on Monday yet did not thoroughly inspect and did not find the holes which in turn was putting my family in danger as it's still cold here and we have been using the furnace. Going to cost $5000 to replace. After arguing with choice home, they said, "Well when it's fixed we’ll give you $400." Wow, thanks for your effort choice.     The Air conditioner is old and the coil and the drain pan are rusted out. The technician recommended replacing the old unit, but Choice, recommended to use leak sealant to stop leaking and the unit is still leaking. Technician told Choice that would not work. I will give it some more time to see if it stops leaking before calling back.

    A few years ago, everything was really good with Choice. But now, it seems like the techs don't know anything, yet they want their $75 upfront. They've ordered parts that they've never got and they never get back to you. The last time I had a claim, my water heater was not working and one of the techs said they were going to order a part. But I never got it and I never heard anything from them. The last tech said a part was not fitting back in there, so he pushed it back in there and he never could get it in there. I also told him three times that it would not run, and he said it had a leak. But I didn't say it had a leak. Then he quit and I never heard from him again. I ended up fixing it myself. I got a hammer and a piece of wood, then I knocked the disconnect back in there. So far, it has worked fine for months.

    Aside from that, for the last two years, Choice's service has been slower than crap. Also, I usually file my claim thru a rep and a few years ago, when you call them, they'd call you back and check if the techs have come. But now, they don't do that anymore. Other than that, Choice has fixed my clothes dryer and the process was easy and quick. So the experience has so much to do with the person they send out, if the technician that comes out is qualified. Choice, like every other company, can't keep people and the good ones get tired of them, leave and go somewhere else.

    I got a duplex at Pigeon Forge where I got coverage on. I'm in Florida, so I can't pick up, go, and do something for that duplex. And the only reason I stay with Choice is because they got a good bunch of technicians down there in the city of Pigeon Forge. One time, the water heater went bad on one side and they went down there. Then they called me and said that they couldn't fix my water heater. I asked why not and they said because of this and that, but they told me not to worry because they were going to put a new one in for free. So they put a brand-new unit in and I had to pay $150 to upgrade the wiring and the drain line.

    I also had an air handler for the air conditioner down the basement that was leaking. The same guys came on out and they said that it had a bad leak and it was rusted up. They told me that the air handler was 35 years old and that they were going to have to replace it. The company also said that the outside AC unit was so old and they couldn't warranty that. But they were going to go put a brand-new outside unit in and I had to pay$300 to get it updated to standard.

Sometimes if I'm out of the town, I don't have a claim number, and I can call them. It's easy to contact them, and most times, they answer the phone. I submitted a claim for some toilet stuff a month ago, and I just paid the service fee. I was not even there.     My microwave oven stopped working. It was sent to a technical support page and an appointment was set. A tech came out and said they couldn't fix it. Choice offered a fractional payment toward a new microwave. It was not even close to cover the full amount. I had to come out of pocket about $600. They wrote a check for about $190. As far as the tech, he was okay but I don't think he was great. That was sub-standard delivery. With what their contract says they're going to do versus what happened there, I feel they overpromised and underdelivered.

    I also had a dryer that stopped working. The tech asked me to take a picture of the dryer and let him know what the model number was, which I did. Then he came out the next day. In both cases, I had to pay a service fee for the tech to show up. He came prepared with a new belt and found out that that was what was needed. He repaired it and left. It was great. Overall, one bad experience can really do a lot of damage. I used Choice and it was a bad experience. Then I used it again and it was a good experience, but the bad experience far overshadows the good experience.

    Our first claim was on the electrical problem and the first company that Choice sent out gave me the runaround. The stuff was a lot more expensive than what I thought it was. I had to come out of pocket for way more than what I felt like the job was worth. It was about $500. They had to replace my heater vent fan. They had to take the old one down and put the new one in. But the new one was a different size than the old one. So it wound up leaving a hole in the ceiling. They had to have a guy who specializes in sheetrock to patch it up, float it, tape it, float it, and seal it off. But overall, so far, so good. Choice's price is reasonable for what I get. Their technicians have been okay and decent. I haven't had to keep calling on them about the same thing over and over.

    The membership was five years where I only had a $40 service fee. Making the claim is easy, but a lot of the things that I wanted done were not covered. I had a plumbing issue. It wasn't covered. We had two other issues. They also weren't covered. At least three times we've been told by Choice Home Warranty that another thing wasn't covered. I've renewed with them, but after the first time, I was to drop them.

    We've had some good contractors come out. We haven't used Choice a lot because of the previous experience. I would go through the website and they would send me somebody or send me a name, I get contacted by that contractor, and they would come out. I do reviews on the contractor first and call Choice back and I said to them that whoever that company was had bad reviews. That response was, "Give them a chance. Those reviews might be old." The contractors have been hit-and-miss.

    What I'm enjoying about Choice is they have a decent service fee. What I don't care for is Whatever you have broken or have an issue with, it's a finite line through Choice to try to get them to fix it. Our recent one was HVAC. One guy came out and he was here for 15 minutes and had the same problems. Choice had to send another company out.

    We still got charged the 60 bucks. When Choice sent the other person out, we weren't charged again. But we were without heat. And we live in Texas. So, there would be heat one day and it would be cold the next. We couldn't get the same person to come out again. So we had to wait and try to reschedule it. It was not through Choice. So, I as a consumer had to go back to the contractor and work out scheduling with them. They've all been pleasant, but I pay Choice money annually.

    The service request for my refrigerator was lengthy, but it wasn't all that long for some plumbing repair. With the refrigerator, the freezer part on the bottom fridge on top, and the bottom went out. I lost all of my meat and everything. I called Choice, and it took almost a month or more for them to get it replaced. They had somebody out within about a week to determine that it was a total loss, but I had to wait quite a length of time to get a replacement.

But I was gonna call them to let them know that since I'm a little older, the little mount that they put on my garage door to open it and close it is real small.
