    This "warranty" is not what you can rely on. I made a claim on my pool salt filter in July because the side wall split - I waited two weeks before a technician was finally assigned, I paid the service fee and upon inspection they submitted the repair quote to RelyHomes as requested - it was originally approved but they expected the pool company to add Choice Home to their Insurance policy before repairs could be completed and expected the company to wait 30-45 days for payment for the cost of the unit. The pool company stated they were not comfortable with this request, so my claim was again placed into a service technician queue - A separate company was dispatched, but when they called me to schedule I advised the repair needed and they declined to repair - Once again put into service technician queue - this went on for 7 months!

    I tried getting updates and all I kept being told was they couldn't approve the first company's diagnosis and I had to either wait for another company or request the reimbursement option (I pay upfront for repairs, then submit receipts and diagnosis report - wait 30-45 days). I asked why would I do that if it should be covered under warranty but ultimately decided to do so as my pool was not able to be properly filtered or drained for excess water due to the failed filter - then they reviewed my claim and decided it would not be covered at all as it was not "normal wear and tear" - I asked how they can decide that if they never sent anyone out to inspect or diagnose and was only told this was up to them if they wanted to reimburse or cover the repairs. Such a fraud!!!! Don't buy into it, you'll lose!!!

    I rate this company ZERO stars. Please do not go with Choice Home Warranty. We have been with them for about 10 months and we filed a claim for our 16-year-old AC unit. Their repair company came out called Air Zone. The guy was on his cell phone on a personal call the whole time he was looking at the ac, which only took like 10 minutes.

    He also used our ladder that was in the garage without even asking us if he could use it. He told my husband that the condenser motor needs to be replaced. He said he will send his report to Choice and wait for the part. Choice emailed us two days later saying our claim is denied because our unit has bacteria growth which caused the motor to die and is not covered under normal wear and tear. Mind you this is the first time ever we have filed a claim for this 16-year-old AC.

    The AC gets annual service maintenance and that's it. It's an American Standard AC. Anyway, we requested an appeal and I requested the photos they received so we can compare to the photos my husband took. The appointment arrived and the guy Peterson and a girl named Andrea did not come to the phone conference with photos.

    They came with whatever their service report says. And that tells me there is no point making an appeal and wasting your time scheduling the phone conference. They already made their decision. So don't waste your time!!! By the way, we have 3 AC units and my husband took photos of the other ACs and compare it to the 16-year-old one and the so-called growth all look the same. And our other AC that we bought in 2020 needed a new motor last year and the AC guy never told us that it was caused by bacteria growth.

    In the past month I have had to use my CHW twice and both times the scheduling process has been "not good"! The person I talk to gives me a service "window" and the person at the service provider says no one shows up because CHW can't schedule for them because they don't have access to the scheduling list. It took at least 3 tries before we got the job done. On the second repair request we are still waiting because the service person cancelled. Why is it so difficult to get an appointment?

    The first problem was a broken garage door spring. The technician who finally came did very good work and explained what he was doing, but said based on his experience he would be back in a month to do the other spring so we had it replaced too even though he said it wouldn't be covered by CHW. So, instead of the $85 we expected we had to pay $175 for the spring plus the $85, or $260 - not what we were told when we called. Your scheduling process and upfront pricing need to be fixed if you want recommendations for your warranty plan.

    Unit developed a refrigerant leak and stopped operation. Tech determined leak was at shredder valve over several months. Claim was denied. “Defect not due to normal wear and tear." Further told normal maintenance had not been performed leading to valve failure. Agent told me that no valves in unit are covered. I do not find any valve exclusions in my contract and am totally astounded. Valves are part of the unit just as the electronics and other components. Totally dissatisfied with Choice Home Warranty.     Avoid Choice Home Warranty at All Costs! If I could give zero stars, I would. Choice Home Warranty is a complete scam. They gladly take your money every month, but when you actually need them, they deny your claims with ridiculous excuses. My claim was denied for no valid reason, leaving me with a huge repair bill. And the contractors they do send? Absolute joke. They either don’t show up, show up late, or are completely incompetent. One guy they sent barely knew what he was doing and left my issue worse than before. It’s clear they go with the cheapest, lowest-quality service providers they can find.

    Customer service is no better—rude, unhelpful, and full of empty promises. They’ll keep you on hold forever, transfer you in circles, and do everything possible to avoid helping you. Save yourself the headache and go with a company that actually stands by their warranty. Choice Home Warranty is nothing but a money-grabbing.

    On the day my policy started my dryer stop working. I called in to make a claim that was first denied because the representative put in inaccurate information. The representative then did another report that was approved. A repair company picked up the claim came out and during the assessment found it to be the breakage of the dryer belt. I had to pay $85 as the assessment fee which I was fine with. Once the repairman conducted the report and sent it to Choice Home Warranty Company for approval a day later I was informed that it had been denied. Choice Home Warranty would not pay for the repair due to normal wear and tear.

    I took matters into my own hands and called the repairman myself who had lucky already ordered the piece for the dryer and was not expecting a denial for the conduction of the assignment. I had to come out of pocket with my own money to pay for the job to be done myself. I just can’t wrap my head around why I would be paying for something that should be insured if it’s not going to be insured. Due to the blind spots that this insurance company has which is monthly money payments, service fees, with no insurance coverage of the appliance which states they do but then breaks down the technicalities of the policy for them not to have to pay. Even though I have my dryer fixed no thanks to Choice Home Warranty I would be very careful of this company and what they have to offer which in reality they don’t.

    I have had 2 claims on my microwave and could not be more pleased with my service. I had one claim on the refrigerator/freezer outside in garage and it was Serviced by Sears through CHW but unfortunately he did not feel that my claim should be serviced as the outside had not been wiped down from it sitting outside in the garage. My dishwasher was broken and they decided it was not worth fixing so they offered me (Lowe’s credit card) to get me another one.     I have been dealing with my washer repair since Nov.11. Service tech came out Nov. 15 and said it was drain pump. He left and when I heard nothing else I called on Nov.29 and was told the drain pump was still on order. They never came back with the drain pump until Jan. 8, Problem seemed to be fixed but on Feb. 17 the washer started leaking again just like before.

    I called CHW on the 18 and they told me it was past 30 days. I said that was not acceptable and I wanted a different company to come out. They told me I would have to pay a new service fee. I asked to speak with a supervisor. The second person I spoke with was able to resolve everything and a new company will come out on Friday and the service fee has been waived. A customer should not have to jump through all these hoops. I was ready to not renew my contract because of the poor repair providers but then I renewed because I was told the company had changed hands and they had gotten new service providers.     The property for which I have a home warranty is a rental property; I do not live there. It would be so much more efficient if the service provider - plumber, electrician, etc. - would contact my property manager directly to set up appointments with the tenant and do any other necessary follow-up. I have no contact with the tenants - That's intentional, that's why I have a property manager. When I get a notification that a provider is coming on a certain day and time, I have to contact my property manager to make sure the tenant is notified and it will work for their schedule. That can slow down response time and generally lead to missed communications and wasted trips if for some reason the tenant is not home. I would be happy to authorize providers to contact my property manager directly.

    I requested a service call because I was not getting hot water into my bathtub. The technician came out, looked at my hot water tank and said it was the bathtub not the tank. She said I needed a new filter in the bathtub. She also said that I would be contacted as soon as they were able to come back out and fix the problem. I never heard back for days. I called Choice #Warranty and asked what was going on. They said because it wasn’t a hot water tank issue, I then had to resubmit a new claim and pay an extra $100 to have them come out and fix my bathtub.     I filed a claim for a GE electric wall oven to be repaired. They could not repair it, so they offered $329 in a Lowe's gift card. I looked all over to find a wall oven for around that price and could not. I called Choice customer service and explained that I could not find any oven that cheap and installation would be another $100 at least. Choice's advertisements are misleading when they say if they can't repair an appliance, they will replace it. In their right choice warranty facts, they acknowledge that an average replacement cost for an appliance is $1,085. So, when you really need for them to pay out, don't be surprised when Choice does not honor their pledge. Read the fine print carefully.

    A friend recommended a similar company for a home warranty, but I went with Choice after doing some research. For the most part, I liked that if something went wrong, I could just call them, and they would schedule someone to address the issue.

    However, my most recent claim was a challenging experience. The technician's initial visit was confusing, and I struggled to understand what was being recommended. I was interested in upgrading, but when I communicated this, there was poor follow-up and lack of clarity from multiple representatives. At one point, I was told the part would be repaired on a particular day, but when I followed up, they informed me of a delay and seemed unaware of my earlier call.     I have been a Choice Home Warranty customer for several years, initially signing up after receiving an advertisement, although I can't recall the exact details.     My experience with Choice Home Warranty was extremely disappointing. I had been with them for about 7 years, and during that time, I faced significant issues with their claim response. I had an emergency when my furnace broke down amid subzero temperatures. We ended up paying $267 out of pocket to get it fixed immediately because Choice Home Warranty didn’t offer instant service. It usually took them weeks or even months to respond to claims. In this case, they sent someone the next morning, but by then, the issue was already fixed.

    Updated on 12/18/2025: Issac technician was professional, polite, very informative of constraints required by the home warranty company. Did apologize that with the replacement home warranty company would not allow the replacement pushbutton located inside the house. After troubleshooting the old pushbutton was not compatible with the new garage door opener. I had the garage door repaired in January of this year. By programming a new remote I was told the replacement remote was not comparable with the Craftsman opener. I had a family member using my garage for Storage so I didn’t use the remote until recently to find out the remote didn’t work. I called to have the opener repeated since now I have access to the garage.

    Yesterday I was told it appeared the control panel was defective and would requires replacement. Your technician had all he need to make repairs on the truck and completed all repairs in about 90 minutes. When he added the inside pushbutton there was some programming issue. I was grateful I choice to have him make the installation. I will admit I am a little disappointed being chargeed a second deductible and the addional $50 the complete the replacement of all functions of the garage door opener. When I made the appointment I was asked to pay my deductible to secure my appointment. I received an email saying my claim was being reviewed yesterday before the repair could begin. Payment was paid. Repairs made. Hopefully you can understand I feel this was a double dip on the repairs cost as well the additional charge for the second pushbutton installation. This did not appear a straight replace the pushbutton installation.

    I've been a customer of Choice Home Warranty for years, having returned to them after a previous experience. Whenever I need to file a claim, I usually do so over the phone. Their customer service has been quite positive, and just last month, I had someone come out to unclog my sink. The technician was informative, respectful, and did a great job.

    However, I have some concerns. I was initially told that my basement refrigerator was covered under the warranty, but when I inquired last month, I found out it wasn’t. I was disappointed that they tried to upsell me to cover it when I thought it was already included.     Our Kitchenaid dish washer had a problem in November 2024, we placed a service call through our Choice home warranty company, S and S appliance got assigned, this person who called himself a technician put in a part that started leaking. Water was spilling out like a fountain. Since then, we have been calling ss appliance and choice home warranty to fix the problem but every week we call, they say that they are researching. God knows what they are researching so much since 3 months. Both these companies are a sham, they are fit for nothing. Don't use them.

    I purchased the service with Choice Home Warranty a couple of years ago, and it’s been useful, especially when I lost heat a few months back. I called different companies, all of which tried to sell me a new furnace despite my furnace being only ten years old. Luckily, Choice handled the situation efficiently and within 45 minutes, I had heat again. The claim process was somewhat lengthy until I fully explained the issue, but once understood, everything proceeded smoothly.

    The contractors were polite and got the job done professionally, speaking in Polish, which was fine. There is a minor ongoing issue with my furnace making a knocking sound after heating, but they advised addressing it post-season. Overall, I would rate my experience with Choice a 4 out of 5.     My experience with Choice Home Warranty has been mixed. I found out about them roughly 4 or 5 years ago when I was comparing different warranty providers online. I have had to file several claims with them, and most were handled well. However, I had a frustrating experience with a refrigerator repair. The first technician they sent out seemed unqualified, broke more things, and left tools behind. After that, multiple technicians tried to fix the issue, leading to almost four months of inconvenience, until they finally sent me a check.

    On a positive note, other services like plumbing and electrical repairs were handled professionally. They replaced our garbage disposal, fixed the circulation pump on the water heater, and installed a new kitchen ceiling light without issues. Customer service has generally been pleasant, although I had a disagreement with one representative about the refrigerator repair.

    If asked by a friend, I'd suggest doing their research before deciding on Choice Home Warranty.     Given that we're on a fixed income, I thought it would be reassuring to have a home warranty. We went with Choice Home Warranty, and we've been with them for about four years now. While initially having some extra money allowed me to opt for a multi-year policy, my experience hasn’t been positive.

    I find the service quite disappointing. They claim full coverage, but my experiences don't align with this. For instance, when my double oven failed shortly after renewing the warranty, they only offered $600, which is not nearly enough to cover a replacement oven, at least where we reside.

    When our washer went out, they again offered a meager $300 after declaring it non-repairable due to the unavailability of parts. Additionally, the repair service seemed inclined to attribute the failure to improper use, though the repairman didn't support that claim.

    In my interactions with customer service, I found them to be quite rude. Even when they replaced our hot water heater, we ended up paying $775 after they contributed $2000, which again falls short of their advertisement claiming full coverage. Rating my satisfaction on a scale of 1 to 5, it would be a definite 1. I feel both dissatisfied and frustrated with my experience.

    For the website, I’d rate it a 4, since it does function well. However, if a friend or family member inquired about Choice Home Warranty, I would definitely advise them against it. I intend to do more research and consider other options when this contract ends.

    I have been a customer of Choice Home Warranty for about three to four years. During my time with them, I've faced several issues regarding their service. For instance, if a problem arises, such as the furnace stopping, it typically takes about 10 days for someone to come out for a repair. I experienced a situation with my air conditioning where I was charged $75 for an assessment, only to be told it was an electrical issue. Another $75 was required to address the electrical matter, which kept me waiting another 10 days. Eventually, I had to call my own electrician who simply discovered that the circuit breaker was off.

    Moreover, I had a similar experience with a new dishwasher; I waited for seven days only to be informed that the issue wasn't covered. While I don't have a problem with Choice Home Warranty itself, the contractors they hire have consistently fallen short. They have a tendency to change appointments frequently, causing frustration and inconvenience.     I've been using Choice, and overall, I've had good experiences. One thing I really appreciate about their service is the quick response time. Recently, I had an issue with a clogged kitchen sink. I submitted a claim, but then I managed to unclog it myself, so I informed them, and a contractor didn't need to come out.

    Their customer service is fine, although during busy times, especially in Texas summers when the AC goes out, waiting 10 days for service is just unacceptable. They should prioritize such urgent issues. Somebody's ceiling fan going out is not as important as somebody's AC going out in the middle of the summer heat.

    On the positive side, it doesn't cost me a huge amount of money to have stuff replaced. 85 bucks is usually the most it's gonna cost, which I find quite manageable. If recommending to someone, I'd advise them to shop around and find what suits their needs best.

    Comparing plans, Choice Home Warranty's seemed to be the best option I found. Submitting a claim with them is simple. You just go on their website and specify what's wrong, which I find very easy. When their technicians come to work on something in my home, I find them experienced, and they usually resolve issues without any trouble. However, once with my refrigerator, the technician had to come back several times. He eventually fixed it, but it did require my help to sort out exactly what was wrong.

    Claim filed 1/17/25 and they have not approved repair suggested by HVAC vendor to replace the whole system, finally a new fan was approved only, showed up 2/13 and transformer smoked now back to approval process and waiting on parts. So the house has not heat with nighttime lows of 8-26 degrees F. With a small space heater for as the source of heat. This is a heat pump system and they did not check the outside unit so far…. 30 days with no heat!!!! With 7 year old in the house. Showers are freezing.     9/25/23 - called to report problem with dishwash claim #** - repair co to come 9/28 11-3pm. 9/28 - 2 guys from Davis Appliance showed up at 3:45 - I had made several calls to Davis to see where they were, Called Choice to report NOT Happy with service co they used. Never came - no call, no text, nothing to tell us they were not coming.

    10/9 - called Choice several times that week to say Davis never showed - they said they would contact them and get back to us - heard nothing. 11/20 - Still no contact from Davis or Choice so sent registered (receipt return requested) on 11/21/23 to corporate headquarters to the attention of CEO Mustofi, Pres and CEO Mandalawi, CFO Hyde in Edison NJ. 11/17 - was delivered and signed for - receipt delivered to us.

    Needless to say we are not thrilled with Choice Home Warranty. The latest appointment (2/12) was for the same dishwasher but we had a flood a few days before - (not the problem we called about in 2023 - that seemed to correct itself) - the technician came when promised (he had to postpone a day due to an emergency they had which we certainly understood as he told us early on 2/11). We would be happy to have Born 4 Repair back - the dishwasher now working well. He did NOT mention that we needed a new pump which leads me to believe we never needed one in the first place. The way I see it you owe us the $75 for the initial appointment along with Registered Mail RRR of $8.56 = $83.56. This after paying $2,642.06 on 3/20/23 Policy #**

    I believe Choice Home Warranty is the third or fourth home warranty that we have purchased. In the past we have had a couple of claims and felt that they were handled and settled fairly. We recently had an appliance fail that "Choice" Home said would have to be replaced as parts are no longer available. Then instead of replacing it

    THEY DECIDED to offer us a store voucher in an amount that wouldn't cover even one half the replacement appliances cost. They informed us that they do not cover taxes, shipping or installation and that the WHOLESALE amount they offer "may be considerable less than your actual cost!" You think? Nor do they guarantee what they provide or base their payout amount on will ACTUALLY FIT in the place available or be the same brand or color. So any cabinet or counter modification required to get THEIR cheap and incorrect size and wrong color, off brand, appliance installed is your responsibility! The amount they offered us, with NO supporting basis, was LESS THAN 1/2 what it cost to have it replace with a same brand, same color, comparable unit. They may be named CHOICE but I will let you decide IF they are the correct or best Choice!

    Please Read before purchasing a warranty. The heating unit in my father's (89 years old) house went out and they sent an independent contractor not attached to a company to repair the heater. The repairman did not show up at the agreed time 11A-3P, and would not return several phone calls or texts. The repairman called around 4-5 and showed up between 5-6. He said the entire unit (condenser and air handler) was leaking and needed to be replaced at a cost to me of over $3,800.

    After Googling the repairman, it was discovered that he had several pending litigation cases against him and been arrested. I then passed the information on to Choice Home Warranty and requested a different repairman and they refused. It was determined that only the air handler needed to be replaced, not the condenser. I then sent the estimates to them (Choice Home warranty), and they offered $750 dollars to repair the item. No repairman I spoke with will replace and install an air handler for $750. I then requested the supervisor's name of the claim adjuster to appeal the amount and she refused to give me the name, number or email of her supervisor.

    Please don’t waste your time. They charge 20.00 to make any changes to your plan. Which we’re not offered at sign up. Then they double charge you for same charges the next day. Management won’t refund and when you go to cancel the stop same day even if you already paid for plan. Very disappointing customer service.

    Updated on 03/28/2026: This time I was satisfied with your service. I have had expert where your company didn't or couldn't find servicing vendors for my issue. When repairing my air conditioner this time it was discovered that the heating coil is fried and needs replacing for it to work. The cooling is now working and we are now waiting on your response to replace the heat coil. This shouldn't take days to decide. Should I call in for another claim? Certainly wouldn't think so as Beach Cooling notified you while here for the initial repair. Contact me.

    Updated on 02/17/2025: Over a week ago I filed a claim for a nonfunctional heat pump. Keep in mind that this is a covered item. An HVAC contractor was found and came out a few days later. He diagnosed the problem and submitted a repair estimate to your warranty company. Last Friday I received an email from you that started out with "CONGRATULATIONS! Your claim has been approved for a new unit". First of all this was not a game. Congratulations for an approval is ridiculous. I expected to be informed as to when it would be repaired. Not to be the lucky winner.

    So I have spoken with one of your customer service reps today and to the HVAC company. Come to find that CHW is purchasing the compressor rather than the repair company which is just delaying the repair by a few more days. We are senior citizens with health issues that can not be in cold housing. It's getting cold here this week and we should not be suffering because of CHW! I honestly paid for your warranty services. It nowhere in your contract mentions being a negotiated repair. Fix it, fix it now! Please, do We need to beg for you to honor your contract?

    Original Review: Unit would not turn on. Tech checked every component and replaced parts as he discovered that they were bad. Finally got power to unit and found that the compressor was bad. Now trying to find a compressor for a unit that is no longer made. Unit was installed in 2008 and company was bought out at a later date. Still not working but they are trying to to repair it. Probably easier to replace with a new unit as the remainder portion is just waiting to fail after 17 years.

After a couple days the claim was reassigned to Murray Plumbing with an appoint time of 11:00-2:00 the same day. They also alerted me that a tech was on the way. He arrived about 10:55 and solved the stoppage problem.

    What I don't like about these companies is you pay the monthly fee and then when you need a work order they don't honor the work, I need ductwork cleaned instead of them saying on the phone we don't clean ductwork, they send a tech to my house and I had to pay 85 for them to tell me they don't clean ductwork. I cancelled them right away

    I had been with this company for 5 years, I renewed to late and had to have a 30 day gap between my policy. I was 1.5 months into my new policy when my AC went out. I followed the procedure and they determined it was pre-existing and would not cover it. They have a statement in their contract that says any pre-existing or unknown pre-existing damages will not be prepared. Tell me how my AC was working 12/30 and stopped working the beginning of February? That isn’t pre-existing, that is a break. On top of that, their company replaced the exact coil years earlier. They just offered to give me a refund on my policy (pro-rated). Until I put up more of a fuss and they gave me the full refund. A new ac unit will cost me thousands and I paid for a service to cover my AC. Do not recommend. That clause will get you. They only fix appliances, they’ll wiggle their way out of the big items.

    Choice Home Warranty uses deceptive tactics. I have been paying $55 a month to Choice Home Warranty since 2023. In February 2025, I made a claim for my leaking water heater. A plumber came, inspected the issue, and collected an $85 deductible, stating they would order some parts and return within 24 hours. I thought the deductible was standard, as I had paid similar fees with American Home Shield. However, I later received an email stating that I would have to pay $953 for "modifications" if I wanted to replace my water heater. I called customer service, and they assigned me a case manager, but I didn't receive any help. I was informed that the only way to replace my water heater was to pay the $953.

    When I called back today to discuss the situation further, I was told my account has been canceled, and there is nothing they can do for me. Choice Home Warranty employs deceptive tactics to lure customers in and offers no support when claims are made. I am going back to American Home Shield and will be sure to warn everyone I know about how shady Choice Home Warranty is.

    Very disappointing experience, my Thermostat needs a replacement and Choice Home Warranty is offering only the basic grade Thermostat which doesn't have a WiFi while my existing Thermostat has the WiFi.
