    I made an inquiry of the plan. I got 8 emails and 8 calls, which I recorded at 5:00 a,m trying to talk about the plan. All of them, I told to stop calling. "I am not interested. Take me off your call list." They argued, yelled, told me I was a waste of time, they would not stop calling me. I am reporting the harassment and calling the FTC and owners. BEWARE. They are AGGRESSIVE, BREAKING LAWS and WON'T QUIT CONTACTING ME. And after all that, now I see multiple emails.

    I didn’t realize the claim price went up from 85 to $100, so that was my first surprise. The next one was there wasn’t a technician available for five days and when the day came, we were called to say the technician couldn’t come for another week. They also couldn’t narrow down the window from 8-5. Once the technician came, he replaced the ice maker unit and all went well.

    I have worked with Choice Home Warranty for more than six years. They have satisfactorily covered several claims. I filed a claim last week for an air conditioner unit that was running but not cooling - an obvious sign that it was low on coolant. After checking the unit, the vendor, MJ Services, informed me that I would have to pay $375 to "clean the condenser coils" before they would add coolant. I paid in order to avoid additional delay. My appeal to Choice was denied on the basis that maintenance (my responsibility) should have been done. I provided evidence that the coils had been cleaned during annual maintenance in March 2025. Choice denied my appeal.

    I have been using CHW for approximately 9 years and it has been well worth the savings. I pay a service fee for the technician to repair the appliance that has stopped working and all parts and labor are included in that fee. However, I am not too crazy about the initial time frame that it takes to get a technician to my home. This time was my washing machine and I waited two weeks for a technician to come out and repair it. It needed a part, which needed to be ordered so I had to wait another week for final repair. I was under another home warranty company, thanks to the previous owner when I moved into my home and I was very unsatisfied with them. They sent unqualified technicians that did shoddy work. I recommend CHW over any others because they contract top companies with excellent reviews.

Their decision was to offer $272 stating '...they had the right to choose sending me settlement for the price they could purchase the dishwasher'.     My unit stopped working on Thursday. A repairman arrived on Monday and said it needed replaced. CHW emailed me the costs for the replacement, and I agreed, that same day. Tuesday CHW emailed that the parts were ordered and charged my checking account. As of Thursday afternoon, there has been no further info. The process has taken too long considering the daily temperatures have been in high 80s & 90s. I think the installation should have started the day after the repairman determined a replacement was necessary. Otherwise, I like that CHW immediately advised me of the cost for me to have CHW perform the replacement.

    They came out and looked at my stove because none of the buttons were working so they there was a little ribbon type breaker in the back that runs the panel and they reset it and the first time was back like in December or so and they came out and they reset it. May God told me he had it fixed but it wasn't fixed and then it wound up happening again. We had to repay $100 to get somebody else to come out and look at it. Supposedly already fixed.     Plumber came to diagnose. On time. Choice approved 2 of 4 items and denied one (faucet that wiggled and lose part and stated not wear and tear.... not accurate). The slow drainage was also reported but not approved because stoppage category is separate from plumbing fixtures..... never had that distinction on my past policies with Fidelity.     Technician told Choice Home Warranty that water heater needed cleaning out. Unit has an error 10 code and stops producing hot water. Error 10 is supposedly an air flow problem. Gas flame goes out while in use and then alarms. Warranty company tells me that it is a preventative maintenance issue which is a lie..They would never let the tech take apart the system to look at the issue, so the tech was basically guessing what is wrong. I am an engineer, and if there is a problem with something, you need to take it apart to find the failure. This warranty company is a joke..I paid the tech his $100 service fee, and he left without fixing a thing. What a scam this warranty company is.

    No matter the issue they will find a way not to cover your problems. They send a guy out to see the problem, you pay him, then after you're out your money they give you an excuse it's not covered. Read all the reviews and save your money. They gave me $45 for my 85" ceiling fan that went out. That $45 is suppose to buy you a new fan and have it installed. What a joke. Plus you can't understand anyone you get on the phone. They farm it out overseas. If you try to stop your policy it took me about 5 calls and they charged me to cancel it.

    Reported AC system inoperative on 4/30/25. By contract, they are supposed to respond in 48 hours. After two weeks I called them. When the tech came out, he stated that the control board needed to be replaced. At this point CHW said that it wasn’t covered. I called them and they finally said that if I could provide some paperwork they would reopen the claim. I sent the paperwork and they assigned another tech. They sent out someone from Charlotte, NC which floored me since that is five hours away. CHW told me the part was $350 and they were covering $250 and I would be responsible for the rest. I argued with them so they “went back” to the Approval department and they said ok we’ll cover $285. Now keep in mind that I already paid the $65. He replaced the board and handed me a bill for $285. So what they did was forcing that cost down my throat and wouldn’t budge.

    I paid the bill and noticed the system was not cooling. The bedrooms were staying between 90 degrees and 100 degrees. I called and called and could never get ahold of the “Case Manager.” The people that answered the incoming call could do nothing and that the Case Manager that was assigned three weeks earlier, I could never get ahold of. So after six weeks and 36 calls (yes 36) back and forth, I gave up on 6/9/25 and called a local tech. He responded within two hours and was at my house an hour later. He told me he no longer would work with them because they deny most claims and the ones they approved, he couldn’t get them to pay. The last time he tried to work with them and stopped because they either didn’t pay or would only pay some amount, but much less than what they said they would pay.

    Save your money and just save for an emergency. That way you’ll still pay for the local service but save the cost of the contract. Good luck if you choose to go forward. BTW, I finally found a decent review site and there were a lot of horror stories that had the same issues I experienced, and many were worse. I also found out that they were having legal problems in NJ (their home state), Tennessee and Arizona.

He told me of his diagnosis of the problem and did not tell me whether or not it would be replaced as it would be expensive with the price of freon these days.     My experience with Choice Home Warranty was extremely bad. Here are the reasons for this based on my claims:

    1) They make technician appointments without consulting you first. This occurred on every service call I made.

    2) They did not ensure the company coming out knew when to come out. This occurred twice on my service calls.

    3) I had two service companies contacted me to let me know they would not be coming out as they would no longer work with Choice Home Warranty.

    4) One service company, that did come out, of which I paid the $85 service call fee, found an issue with the reason they were out. Choice Home Warranty would not accept their findings and requested to talk with the service company. Even after all diagnostics had been submitted and Choice Home Warranty questions answered, they still would not accept the finding of the service company. Choice Home Warranty gave me the option to get a service company of my own. I did contact the company that made the item being serviced and they came out. They found the issue and repaired it. This cost me another $150. I submitted their findings and costs to Choice Home Warranty. CHW did not respond. When I called CHW, they stated they did not have anything submitted. I submitted it again and again I heard nothing. I called again and they refused to listen or accept the resolution to the problem.

    In conclusion, DO NOT sign up with Choice Home Warranty. They will do anything to not cover your items you have in your contract. They are, in my opinion, nothing but a rip-off artist company.

    The tub has been in the house since it was built.     Do not expect this company to cover any major appliances. They will find any excuse not to cover them. Both of my properties had A/C issues that they refused to cover. The techs diagnosed the problems as normal wear and tear. Choice denied the claims claiming their review determined that they were not. Their "appeal" process appears to be a tactic to delay service which forces you to move and since the appliance still needs to be fixed. They did not allow me to submit the documentation from the company that confirmed the problems were normal wear and tear. NOT USE THIS COMPANY.

    I'd say the Choice Home Warranty is a little bit below. Well, I had American Home Shield for a long time. I think they're all the same, but I feel like American Home Shield was a little better than Choice.

Choice's vendors didn't show for any of the appointments and didn't call. Due to no filtration of the pool, the pool needs a professional cleaning which will require a new filter. Customer service told me it doesn't matter if it takes six months to make a repair they aren't responsible for any cost that their inefficiency or incompetence may cost the customer. I asked to talk to a supervisor.

    A manager from Choice called me and told me he's sorry and he understands my frustration, but they take no responsibility for their actions or lack thereof. I said I'd like to talk to his boss, he said, "My boss doesn't talk to customers, that's why I get paid the big bucks!". Then he said, "It's a beautiful Friday, you have yourself a wonderful day.". At that point I did start cursing like a sailor. Choice doesn't use local companies in Cape Coral for their repairs. Cape Coral, FL... You can't throw a rock in Cape Coral and not hit a pool supply/repair business. It's Florida! Choice is an inept, disrespectful company that has no concern for customer satisfaction!

    We had multiple problems with this company. Our a/c is currently out and we have been in the heat for 2 weeks because we keep getting our appointments canceled. They have call centers in India and that does not help the situation. The last time we had issues with a/c choice did want to pay the claim.     Stay clear of this warranty company, Choice Home Warranty, it has more pitfalls and regulations that are not stated than you could possibly think of. I was a victim of their unfair practices and got burned, I was with them for 2 years until I needed them and then the trouble and unreasonable requirements started. My ac went out and was outdated so the whole system was needing replaced well after 3 rude case managers with some calls and recalls and no return calls they conveniently told me I had to replace my part of the system 12K dollars and then but only then would they contribute to their part. 28 hundred. So why do I need a Home Warranty? You tell me? CHW is nothing more than a clearing house for the wads of money they collect and distribute to the people at the top I suppose.

    Moral of the story is read the fine print but with CHW you aslo need to be able to anticipate their next change in their rules so they can avoid getting into their accounts payable. Meanwhile I am sitting here without ac with a dunce cap on wondering what I did to deserve the beating that CHW just put on me. I will not be looking to waste money for a while with these scams, but if I do find one that is upfront and honest I will gladly be back to spread the accolades.

    Our A/C went out on Monday, 6/2/2025. We immediately called in for service. The company (Tier One) was absolutely amazing! They were great about communicating with their arrival time, they arrived on-time.     The last claim I had went pretty good. I had to replace a washing machine. I’m still waiting on the card that the warranty is sending me. It’s been a week but they told me it would take 30 days, so I’m waiting 30 days.

I haven’t had one that I had issues with. The ones I’ve had have been professional and have gotten stuff done. So, I don’t have any issues with the technicians as much as I do with their responses sometimes. But Choice is going by what the technician says. So, my experience with them was good and bad.
