He determined the leak is from the roof and recommended a roofer continue the inspection.     The sprocket on the garage door opener broke off and required to be fixed. The repairman called me early and asked if he could show up earlier, but I had a previous appointment and would not be available.     I'm not sure how it's possible that this company has anything other than a negative rating. Poor service, slow service, low budget contractors, and all around just a bad experience. We needed something as simple as the wax ring replaced on a toilet and even that was not done properly. I hired my own contractor after the toilet leaked onto my first floor ceiling and he confirmed there was no way that the wax ring on the toilet was ever actually replaced, yet I was charged a service fee. CHW did not care. Worst decision ever to switch to this company.

    I have had home warranties for the last 15 yrs on my homes. I changed this last time as where I moved my company did not service that area. I researched and went with Choice. Bad decision. I have had 4 claims in 3 yrs and with each claim it has taken over 3 weeks to get the item fixed. I am talking refrigerator, garbage disposal type stuff nothing off the wall. This last service call was for a Whirlpool refrigerator. They have for 3 weeks assigned 4 vendors all from 45 minutes to 1 hour and 30 minutes away. They all accepted the job. Set up a service call. Then day of service call cancel say it's too far and it needs to be reassigned. I ask why they are not assigning anyone closer they tell me. "We have tried. They are too busy." I call the first 4 listed on the internet all within 12 miles of the house and they have not been contacted at all.

    Say they work with warranty companies and would not mind working with them. So I set it up for them to talk and Choice take another 24 hrs to talk to them. Then Choice calls me says "They are onboard. Contact them to set up your appointment." I contact them and they tell me yes they have started but Choice has not sent over payment information and until it is done I could not be scheduled and Choice was informed of this.. I waited another day called the contractor back and ask her if Choice had sent it over yet. She informed me no she had my paperwork there on her desk waiting because she knew I had been waiting weeks to get my refrigerator fixed.

    I call Choice and the first supervisor I spoke with was lost in the sauce and bright as a 2-watt light bulb on dim. She refused to Transfer me higher or to another dept. So I hung up. Called back and finally got ahold of someone with some sense. He called the supervisor of the department that needed to send info to the vendor they called why I was on the phone took care of it. So finally after 3 weeks all my food ruined about $400 in meat. I have someone to finally be coming out to fix my refrigerator and that is if they don't conveniently find some way to deny it like my roof that in their policy says they cover composite roofs but not mine.

    My first experience with Choice was with my refrigerator freezer. The first call, I had an experienced refrigerator repairman very quickly and he did a good job fixing my refrigerator. The second problem occurred quite a long time later, it was over Labor Day Weekend and the agency referred by Choice didn't answer my request to schedule an appointment.

    I asked for another agency and was referred to Sears. The repairman was very nice but was unable to do the repair because there were no serial numbers on the refrigerator. Later on, a very experienced repairman was assigned and he was excellent. He was able to repair our refrigerator and so for the $45 service call, all was well. Our most recent problem required an electrician who was very prompt and the issue was repaired very satisfactorily. Choice has been very responsive to my calls and immediately called in a technician in all cases.

    I read all the reviews and was very impressed with C.H.W., I went ahead and bought 3 policies (3 houses that I owned) last year. I have 1 claim, my dishwasher did not work and I paid $45 for technician out. I did not hear any back for month, I called CHW and they said my dishwasher I bought from Sears therefore I need to contact Sears for service (???). I explained that I did not have any warranty with Sears but my claim denied anyway.

    Then few days ago, one of the house have a leak from the bathroom on the second floor down to first floor, technician came out, could not find the leak (?). Then blaming on the missing caulk around the bathroom fixtures, which I find it impossible for waters from the fixtures to comes down to second floor causing the whole carpet wet, that bathroom was not being used for past 4 months, but the rain were heavy last couple days. Therefore, no way the waters could come from the fixtures. Again, based on the B.S diagnosis from a plumber which came to the house with empty hands and no equipment and for about 10 minutes. I will never renew my contract with C.H.W. if this is the way they practice.

    The worse company I ever dealt with... I have the warranty for about 6 weeks and just turned on the boiler and I realized its takes a long time to heat up, so I checked the boiler and saw steam coming out of the side. I give in a claim. They gave me a number to call for a technician who never answered the phone. So after 2 weeks and complains they gave me a different company. He came and did the diagnostic and told them its normal wear and tear but he cant repair and I'm in need of a new boiler. So I called CHW for a update. They told me "the technician told us its a manufacture default." I told them its a lie. The technician never mentioned anything about manufacture default.

    Long story short the technician called in again. I was with him and told them "Its normal wear and tear" and they asked is if its pre existing. He said "no this might happened suddenly due to age", so CHW called me back saying its not covered since its pre existent... Whats interested is I opened at the same time American home shield and they do cover me for 1,500... I'm giving in a claim to PA Attorney general.

    They claim that your heating and AC system are covered if you have properly maintained the systems. By you they really mean all previous owners of the property, not just you the policy holder with CHW. I bought CHW in June 2014 shortly after I purchased my property and have done twice a year heating and AC system maintenance. Last week, during a maintenance service, it was found that one of the burner is not working so I submitted a claim. I was told the next day that the claim was denied because the unit has not been properly maintained. That I could submit service record showing I have been keeping my side of the bargain but it is still a denied claim.

    Once they receive my records (which takes them 24-72 hrs to receive them) they may take a look and let me know. So the default is denied claim even if they have not received all the information necessary to process the claim. I think a good name for this company is Denied Claim Warranty. The customer service reps and managers are rude on the phone and are ready to scream and argue with you when you call to dispute their decision. Don't buy their warranty!!!

    We switched to Choice as we were told it was a good plan. We called them for three separate problems - each time we paid a service fee and got no service. One time we waited over two months for service after having paid a service fee - they transferred us between five different companies and no one came out. After calling and emailing over ten times we finally got someone to come out. Now we have a plumbing leak from our bathroom. The plumber came and did nothing and then told us if we pay to have the toilets removed and find the leak OURSELVES then they will pay to fix it. It is not worth having them - they cover nothing!!!     I have been a realtor for 20 years and I like to try products or services before I recommend to my clients. In the past I have had very good success with Fidelity National Warranty but they were not available, at the time, in Arizona when I bought coverage. I thought I asked all the right questions but when I had to call and request a service call, I found out that they were not a reputable company. The reason I am writing this review is I chose them based on reviews from this site. Please look at YELP reviews for this company. Our hot water tank had a small leak but undetermined were it was. The plumber called in the claim and it was denied based on the exclusion "holding tank". If your hot water tank is leaking, they claim they do not have to cover it as it is the "holding tank". I was very upset, treated very badly and asked how much I would get back if I canceled my policy.

    They charge a 50.00 cancellation fee. They did not try to help me in any way. The worst customer service I have EVER experienced. I called back to see if I could find a way to rectify this problem and talked to a manager to let them know how I was treated. She told me that since I have canceled my policy, there is nothing else they can do for me. I wonder if they have non customers writing reviews on this site. Please, please, please do not buy their warranty. Learn from my mistake. I hope I save you from the type of situation I encountered. I will be calling Fidelity National Warranty now that they service my area. (I do not work for Fidelity, I just have had very good customer service and results from them). I hope this helps you.

    I had multiple incidents with them that they found ridiculous excuses on why things should not be covered. It was really unbelievable. They found a little bit of rust on a washer and decided that the issue is because of rust and they are not responsible (it wasn't the reason at all), then the well pump - they decided that the well pump is not working because of pressure and they are not responsible on pressure issues. Find a company that is not trying to find an excuse not to help you. You don't need an insurance if you end up paying for everything yourself.
