    I just bought a home and needed to ensure my appliances were covered. I heard about Choice from my son and it seemed like the best option. Although I haven't been with them for long, I've had two occasions to use their service.

    The first time, there was water building up at the bottom of my refrigerator, and Choice sent someone out to address it.     I've been with Choice for about three years now and have consistently found their services to be a good deal and reliable.

    I placed a call to CHW on July 9th because air conditioning wasn't working. Late July 9th, I received a note ticket was not picked up by any company. Because of extreme heat & my wife with health issues, I called several local companies for help. One company came out immediately to evaluate. This company was SemperFi Heating & Cooling.     My biggest complaint was the long response time before I got an appointment with Choice for Sunday July 13th.     Used American Home Shield for years and looked elsewhere when their pricing went through the roof. Found Choice Home Warranty, this is our 2nd 3 year term with them, did not use them much the first term but had a dryer fail a few months ago and could not have had worse service. Took over 3 weeks to get the drier fixed. Tech showed up in a little personal car, so no stock of parts that might be needed. Set the 2nd appointment as a 8am to 5pm window and never showed up, choice did nothing. The last call was our fridge compressor going bad. Paid the fee, tech came out and diagnosed, then got an email 4-5 days later that the repair was authorized.

    Then the next day they tell me that the compressor is still covered under manufacturers warranty and that I would have to handle the repair myself through LG (fridge was out of warranty, just compressor covered). Got so frustrated after 2-3 days of trying to get LG to handle it (all they would offer is a $400 flat rate repair) that we just went out and purchased a new fridge. Their reps, if you can get to one, care little about you and more about just getting the call closed with the least amount they have to spend. Care nothing that we lost a fridge and freezer full of food and living out of a cooler for 2 weeks.

    On June 10 our A/C started not cooling. It was blowing but not cooling. I called in the claim. I received an email shortly after doing the claim online letting me know that Sears Repair Man would show up at my house on 6/16. On June 16 I was sent a link for my appointment updates. I was scheduled for 8:15 am. At 3pm (est) I got an email saying I had to be rescheduled to the 23rd. He came and said it was one part and dint have it with him so had to order it and come back in a week so scheduled for return on 6/30 at 8am. That day comes and scheduled time comes and goes. Email again had to be rescheduled to 7/10.

    The technician comes and installs the part. Still doesn’t work. Now we are told that the compressor has a short in it. He submitted the diagnostic to Choice and within 5 minutes of him sending it in I get an email from Choice saying that they are denying the claim saying it isn’t due to normal wear and tear. WHAT?!? Do they think I went in there and crossed wires or something? He don’t say it was hit by lightning or anything like that. I’ve been without my downstairs A/C unit working now for a month and I live in the south out high temps during the day and in the 90s every day. This is not acceptable.

    Be cautious about what Choice Home Warranty actually covers. When we had a plumbing issue that was not discoverable during the inspection, the plumber came and checked with Choice to see if it was covered. When he found that it was, he made the repair quickly and promptly. But Choice came back and said it was not covered because it was not wear and tear. It was something that was preexisting, which frustrated me. The plumber asked if it was covered before he did the work. For them to come back and deny it made me unhappy. Also, I tried setting up a request once on the phone, but there was no way to get in touch with anyone. Doing it online has been straightforward.

    I was disappointed that the oven on the GE 30” freestanding electric 4-burner glass cooktop range couldn’t be repaired and had to be replaced. Choice Home Warranty is offering $389 for the replacement, but the cheapest I could find was $599 at Lowe’s, that’s $210 less than I can buy an equivalent range, then we have to pay taxes, delivery, installation, and haul away on top of the $210 extra expense! The $599 for the equivalent range is on sale right now and we don’t have the Lowe’s e-gift Card, yet. I have no idea how much it will be when the sale goes off.

    I really do not know if the machine is not making black marks anymore because we went back to NJ and our realtor had to let the service person in.     Air conditioner stopped working during the summer season. It took days to find a contractor to diagnose it. Once diagnosed I received an approval to fix it but upon arrival and work completed by the contractor, the contractor received a denial and stated I would be contacted by the company. I did not receive a call but I got an email for the denial stating I can file an appeal. Appeals take days, weeks, or even months. When I finally received a call back from the company, the call center representative couldn’t answer my questions. All she did was tell me make the appeal and someone assigned can answer them. I had to pay out of pocket to get something repaired that I believe should have been covered.

    This is the absolute WORSE home warranty company I have EVER experienced!!! I don't even know how they are even still in business!!! My parents are elderly and in their 80's, trying to be patient with this crummy, piece of crap company! They have given my parents nothing but the run around. They pay a monthly fee to this garbage company, and they pay a $100 fee to get someone out to fix perform maintenance on their appliances, and nobody ever even comes out! They have also never been given their money back for their no call, no show maintenance men!!! So I tried calling the company, myself, while my Mom was with me, only to get a piece of crap automated system that prompts you to leave your phone number...but nobody ever calls back!

    I tried the automated system several times, and got a live human being when I chose option 1. Each time I got a live human being on the phone, they got an attitude with me, talked all over me and redirected me back to the automated system that disconnects you, automatically! I called back multiple times, each time getting a super rude, very unprofessional man on the phone who didn't want to hear anything I had to say, but just transfer me back to the automated system that cuts me off! My parents lost money with this piece of total garbage company, they were rude and uncaring to me, and I want to warn anyone who is considering ever dealing with them about our experience! I don't appreciate them at all!! I would give them a negative 5 star review, if that option was available!!! They totally suck!!!!

    I had a good technician, every time I call the price increases and the service goes down. My refrigerator was serviced and I was told needed 3 parts. It took 2 days to get the parts, so when the tech came back he only had 2 parts.     I filed a claim on July 2nd. Nothing happened until July 6th, by which point I had been invited to look for a contractor, as CHW could not locate one. The following day, I had found a potential contractor, but also received a message from CHW that a technician would arrive on July 8th, and that I should reach out to them to confirm. I did reach out, call went directly to voice mail, where I left a message to the effect that the time window would not work for me, with details of what would work.     One thing I really appreciate is that when CHW give me appointment the plumbing company came as scheduled and on time. Did not have to wait 4 hours within the show up. It was no problem with CHW. What the contract stipulated is what they covered. No problems. I have had contractors with at least five maybe seven warranty companies that I had to cancel because not disclosing the full details about their coverage. For example; they'll fix the toilet but they don't cover bolting it down, they'll replace the wax ring but it doesn't recover removal of the toilet yes. I'm serious and I had to pay for that. Didn't need to want the company after that.

    One warranty company said they would cover my appliances and if it couldn't fix it they replace it but they will help me get a use appliance and if my plans was over 10 years old they would only give $500 towards that replacement, If it was under 10 years old they would give me $1,000. Well my refrigerator was brand new and it cost over $2,000. They said, "You could buy another one used." And I have another company that had to replace my AC unit and my heating unit in the same year and then they cut me off after being with them for over 5 years.

We had purchased one with pool service. We called to get something done to our pool and they said we didn’t have the pool on our home.     When scheduling an appointment for a customer, CHW never request or asks the customer if the appointment time scheduled is appropriate for the customer. In addition, CHW makes it extremely difficult for the customer to file a claim at every step. Then, if a job is approved, CHW then charges bogus, outrageous fees for so-called “parts“. The parts to my hot water heater replaced is exactly 4 copper fittings and one rigid connector. That equals $380??

    I had high hopes for this company. But am sorely disappointed. We began our warranty in November - you can't actually make any claims until your warranty has been in effect for 2 full months... Which worked out the first time - because our cold water stopped running to our washer in February. It was a quick fix after waiting OVER a WEEK for someone to come out. We have a utility sink and I just filled the washer with cold water to get it to work, yes it was a serious pain in the butt ... and I was pleased - but was wondering for the $85 plus the $150 over the last 3 months I spent, how much just having a tech come out would have cost and would it have been faster, even a couple days would have been nice.

    Then, May 2 our dishwasher had some issues, and we again pulled out our warranty and paid another $85. We've now spent $350 on warranty "insurance" and waited over another week (9 days) for someone to get to our dishwasher. This time was NOT great. The repairman barely seemed to know what he was doing. My husband worked in flooring for over 20 years and he is very handy with fixing things (I thought this policy would save my husband some time and we wouldn't be waiting over a week for our stuff to get fixed - can you IMAGINE your air or heat being out for a WEEK!!!), so he came down from his desk job (now a software engineer) to give him a hand so we can get our dishwasher fixed after over a week of washing dishes by hand for 5 people. The repairman left after a couple hours and it seemed to be working fine. Yay - NOT!

    Move forward to July 7 - Dishwasher is suddenly leaking water. My husband decides to check it out and takes a video with his phone of what's going on under the dishwasher. The part that the repair guy put in is literally GUSHING water and leaking a lot of water into our basement! Now, I realize that they have a 1-month policy on their repairs - but give me a break - my husband helped the guy out - but both of them couldn't fit under that dishwasher. SO I called them today and told them the situation. I was quoted the - "I'm sorry ma'am, it's warrantied for 30 days, let's set you up for another appointment AFTER you pay the $85". NOW I am furious. The part is OBVIOUSLY faulty. We've had that dishwasher for 6 years and nothing went wrong with it before May when we called for a repair. But they wouldn't budge. I told the representative, "This is ridiculous, cancel my policy - you're not going to nickel and dime me for faulty parts".

    He told me something along the lines of, "Yes ma'am, make sure my line was clear for someone to contact me." I wait over 40 minutes and have to take one of my teens to an appointment - still NO call. None. I'm at the 50-minute mark needing to get ready to leave and take another teen to an appointment that I need to be present for where there is no wifi. Now if they had told me someone might call later and I didn't need to stay off my phone so this phone call would be returned to cancel my policy, I might not have lost it, but that was not the case.

    So I call the original number and am answered and try to tell them I'd like to cancel my policy and as I am STILL speaking - they send me to an automated machine to input my phone number AGAIN for a callback! I hang up, call again and get someone else and try to explain the situation - same thing - sent to a recording to input my phone number to get a callback. I do this 3! TIMES before I start yelling at the last two more men and the final one I told him that I am going to report them to the Better Business Bureau. THEN "they" (he) start listening, not sending me to the automated message. He actually tells me to calm down, but sure didn't send me to their automated leave your number for someone to call me back. After a few minutes, someONE does call me back.

    Then "the closer" began what felt belittling to me - making me feel like "the little woman" doesn't have a brain to think logically (this company is based in New Jersey - all the phone calls came from there), isn't wise to cancel the policy even though I try to argue that the service was horrible and less than 60 days for the same part to break or not be properly installed is utterly crazy for anyone to not warranty beyond 30 days.

    After several minutes of me literally yelling at him (because I have felt beyond pushed at this point), he continues to try and tell me the advantages and says they will discount the repair to $75 and refund my July payment. Ummmm wow... so $20 for a part/repair that the company came out and fixed that was faulty and it's going to take over another week. I replied angrily no. He continued in this manner for over 10 minutes, speaking to me like I was irrational to not take this "deal". I finally just let him talk on and on and on, then calmly said "No, I would still like to cancel my policy". I was informed I was making a mistake, but they will cancel my policy. I told him I wanted an email for proof, he said he would send it and I hung up. I received it 15 minutes later.

    I'm wondering what kind of experience I would have gotten if my appliance was on its last leg -how many times would I have had to have pay the $85 fee for someone to come out before they finally replaced it. Now if you don't have a handy person at home to fix your stuff, this might work out for you - but my husband bought the part for our dishwasher for $25 on Amazon - it comes tomorrow (less than a day), he'll fix it tomorrow (in less than an hour - and our dishwasher is completely removed to our dining room, so we can air out the waterlogged subfloor) and we won't be washing dishes by hand for a week waiting for someone to fix it with a good OR faulty part.

    So in the end - this is about choosing your hard and where you want to spend your money - bank on waiting over a week for every repair this company outsources to you. It also really felt like all they cared about was collecting monthly payments and service fees.

    I’ve been a customer of Choice Home Warranty (CHW) for approximately three years, and my experience has been consistently frustrating. Every time I submitted a service request, they assigned a local technician (in my case, Rutledge Refrigeration and HVAC LLC). I was charged a $100 service fee for each visit, only to have my claims rejected with the usual explanation that the issue “does not constitute normal wear and tear” or is “excluded under the contract terms.” I’ve raised three claims so far - and not a single one was approved.

    The most recent experience involved my HVAC/AC unit. A technician came out, removed a few screws from the indoor and outdoor units, and claimed that the issue was a faulty TRV. He told me this part needed to be procured through the warranty company and that he’d return once it was approved. I immediately contacted CHW’s call center and was told they had received all the technician’s notes and would follow up within four hours. To my surprise, just 10 minutes later, I received a call from the same technician, telling me that the claim had been rejected—even before I received any formal notification from CHW. He then offered to fix the issue privately for $500.

    Sensing something wasn’t right, I contacted my builder’s technician, who came out promptly and resolved the issue within 10 minutes—no new parts were required. This experience left me feeling deceived and taken advantage of. In my view, CHW operates more like a scam than a legitimate service provider, denying claims with vague language while continuing to collect fees. Their process lacks transparency, accountability, and customer respect. I strongly advise others to avoid Choice Home Warranty. It’s been a waste of time, money, and energy—and I wouldn’t want anyone else to go through what I did.

    This is the second warranty company I have had. Honestly, none of them are very good, so you have to decide if it is worth 600 a year to have it, plus the deductable. Call them and you will get sales or new claim or existing claim, but you will not get someone on the phone immediately. It is NOT at your convenience to file a claim.     I have tried to get an icemaker fixed for three months. They have had three technicians to my house, each one diagnosing it differently. The first was the most expensive, the second was less expensive and the third even less expensive, but none of them follow up despite them stating they have submitted the inspection report and were waiting for approval. The third tech got an approval from Choice Home Warranty, but still have not heard back.

    I called Choice Home Warranty in late May and they were going call the tech to get this resolved. No notes, no call back with status and ultimately no action. Today I called Choice again, they are now going to assign a 4th tech to resolve this. Since this all started, the icemaker had ice melting, getting on the wood floor and now I have buckled hardwoods from the leaking. Silver lining? Now the ice maker doesn't work at all so at least my hardwoods are drying out! Will they take responsibility for the damaged floors while this has been going on? You probably know the answer as well as I do.

    Oh, and you will be put in a queue to be called back... no other choice. They will keep your place in line. Must be a long line because they didn't call me back last week and not for 4 hours today. So I had to leave my number more than once... a colossal waste of time for a paying customer. I am now awaiting a call from a supervisor, but the bar is low related to resolution at this point and just want action, not someone to attempt to placate me, if s/he even calls me back. In the interest of keeping full disclosure... When I bought the warranty, I was supposed to have an $85 Service Fee yet when I want to submit a claim, it requires 100 in order to submit it! So now I have to do claims by phone... Ridiculous.

    This warranty program was ok in the beginning, I've had them for almost 2 years and have used them maybe 5 time. However, my dishwasher broke-down and the service person must have told them it needed to be replaced. Choice offered me $272 and when I called them, they replacement amount is based on the features of the appliance. I the adjustor to find me a dishwasher for $272, plus the cost of having it installed. He said it is what it is and said the most Choice Warranty will give on any appliance, including an air conditioning unit is $3,000. And to add insult to injury, the increased my monthly premium by $5. Really having second thoughts, found that their advertisement is deceptive, when it says it will fix or replace.

    I have had a Choice Home Warranty plan for about 4 years and they are horrible in their response to my request for service on my pool. This last time, I requested a service over thirty days ago and the only response I get is that my case is being escalated, which I have been told before and nothing happens. A month is a joke to receive service on a pool heater switch, I left Fidelity Home Warranty because Choice Home Warranty was less expensive and now I am So Sorry that I left Fidelity Home Warranty.     This is not a good home warranty company - it is average. I requested service online when my refrigerator started leaking inside. The service provider did not arrive within the scheduled time. My original schedule was 8 am to 12 noon, confirmed by text and phone. I had to call the company to check the status. The person I spoke to stated that he would call the technician to find out and let me know. He called to say that the technician had taken longer than expected with the job ahead of mine and now would now be coming out between 2:30 and 6:30 pm. I was not happy to hear that because I had not been feeling well and a severe thunderstorm warning had been issued.

    The technician and a helper came around 2:30 and spent about 10 minutes in the kitchen. He told my husband that screws needed to be replaced and that he had sealed the refrigerator door. He said it should be working properly within the next 24 hours. It still was not working properly. I called Choice to inform them about this issue, and the customer service person stated that they would have the technician come back out and had requested a copy of his work order to see what he had done. The technician lied by stating that he had sealed the freezer door - no parts were replaced, and the water hoses were not checked for blockage. Choice wanted to have the same company return - I did not want them back. I asked to have a different company come out and was told that I would have to pay another service fee.

I was not offered a refund of the service fee. The full online conversation has been deleted, and I still added my comment that the work had not been completed again. This is not a good company because it does not support its customers. Choice does not appear to care about the customer’s concerns. You can read their poor policy that only protects their interests. If you believe you have a case, contact an attorney who provides free consultation. I believe they do not expect that to happen because the service fee and their rates are low. I would not recommend them.

    My oven broke. Instead of repairing it they offered to pay for me to buy a new one. Unfortunately Choice Home Warranty offered to give me $770 towards the purchase of a new oven. To replace my oven it cost $8500. They are offering 8% of the cost. There is no Oven in the world that will cost $770.     We bought a warranty with Choice. The first time we filed a claim it was for an attic gable fan. Before the completion Choice told us that they would ONLY cover up to $70 for replacing only a builders grade unit. My contractor insisted that there is no builder’s grade on a attic fan. They are all pretty much the same. With that being said if they do this to a $109 fan I can only imagine what they do for a more expensive break down. I will be canceling with them.     The technician was great! The appointment was set up and scheduled to work around my commitments. When he arrived, he informed me that the spigot on the side of our home was NOT COVERED by the CHW plan. He said if it was inside the garage, it would be covered, but in my side of the house location it was NOT COVERED! Which is ridiculous! Almost all spigots for outside water are located on the side of the house.

    My central AC stopped working on June 28th. I was scheduled with Sears Home Services on 3 July. The technician who came out was able to get AC to come back on but he diagnosed it needing a new motor. He called Choice Warranty to see if they'd authorize him to go and purchase the motor. Choice Warranty said that the AC had to stop running again before they could authorize Sears to go and purchase motor. The AC stopped working again and the technician had was only gone about 45 minutes and couldn't come back that day. Choice told me to call Sears back on 4 July. Only AI answered the phone for Sears and I rescheduled for them to come out 7 July. Sears came expecting a diagnostic fee when my AC was not fixed on 3 July.

    Sears technician tried calling Choice at around 8:30 and was in their vehicle until around 9:45 waiting on a callback from Choice. Choice did call him back and had to get to his next appointment. So yet again I am without AC and have to be rescheduled again. I really don't have confidence in Choice right now because if they would have authorized the motor being purchased on July 3rd I would have my AC working. Seriously thinking about quitting Choice.

    If there were a zero rating, it would be too high. First, my AC went out, I waited for 38 days to get it fixed, for some reason the part took 2 weeks to get from California. When replaced and still did not work, the contractor told me that it was the wiring in my house (for some reason after 18 years of working fine). The warranty company said they did not cover that. So I had another company at my own expense come out and press the reset button, worked fine. I asked for a refund of the $90 service fee and Choice would not refund me, even though their contractor did not fix the issue and I had to hire another myself. Not to mention I had to purchase a portable unit due to the drawn out time frame. DON'T WASTE YOUR MONEY WITH THIS COMPANY, they do not live up to their contractual obligations. They did not get my AC running again as they are contractually obligated to do so.

    If I could leave zero stars or negative stars for this review, I would. THIS COMPANY ENGAGES IN MISLEADING, SHADY, AND UNETHICAL MARKETING PRACTICES! Buyer beware: while the policy technically includes an auto-renewal policy (Section G of the policy), their marketing department sent me emails on April 1, 2025 (TWICE); April 17, 2025; and May 2, 2025 that included the following word-for-word phrases: "This email is a reminder to let you know that your policy is expiring," "Your Home Warranty is expiring soon and CHW will no longer be able to help protect you from covered repair and replacement costs," "This email is a reminder to let you know that your policy is expiring," and "This email is a reminder to let you know that your policy is expiring." This is not only misleading, it's also unethical!

    It goes against the very language that they state in their official policies, and no disclaimer in their marketing materials makes any mention of this (no fine print, no footnotes, nothing). Thankfully, I noticed this within the first month of the auto-renewal, and I'm concerned that there are many other customers out there who are experiencing the same issue over longer periods of time. I requested a refund of these charges which was rejected by the manager with whom I spoke. Because I wasn't given any other alternative that suited my request (a refund of the auto-renewed charges), I'm now warning everyone of this shady, misleading, and unethical marketing practice.

I purchased a 5-year contract with Choice based on the assurance that claims would not be denied due to the age of my appliances, a crucial factor given that my furnace, air conditioner, and other appliances are older.     Took 2 weeks for them to schedule an HVAC repair when it was 90-100 degrees outside. I had to contact the technician myself because they scheduled for a holiday [July 4th] from 3-8 pm. We all know that isn't happening! Technician said they dumped a lot of service calls in on that day. There is a clause in the agreement that will be used every time; maintenance not done and they dip out of the contract! They don't bother to communicate or return calls like they say they will. Two hour notification on denial still hasn't happened. I called and never got a return call back as promised. Worst Warranty I have ever used. Find another one. -

    Tech said he thought lint collection was impeding flow, but he was checking wrong vent. He found right vent & said it's flowing OK. Other problems didn't manifest while he was there. When they do show up it's impossible to immediately have a tech come, so problems may dissipate before Tech can come. Very frustrating because I believe dryer needs to be replaced.
