    Choice never a dispatched service provider. When I called checking the status they said they couldn't find one to accept the order. I got that same response 4 days in a row. They offered me the option to find somebody else and pay for it and then seek reimbursement. Why do you have a home warranty policy if you have to pay for the repairs upfront and then seek reimbursement. Further that the reimbursement is going to be based on whether they approve it or not. So you have to pay a service provider to come out to even tell you what's wrong in most cases. Before the work can't even begin. The whole point of having a home warranty policy is to cover unexpected expenses without having to pay much out-of-pocket.

    When I ask to speak to someone else they gave me a resolution person. That person didn't resolve anything. The person was quite rude and disrespectful. Temperatures outside were in the high 90s which feel like temperatures in the hundreds. The temperature reach 91 in the house so I hired. Went online and requested that Choice Home Warranty allow me to get a contractor on my own. To get reimbursed the contractor and I were on hold waiting for an approval for 1 hour and 20-minutes. During that time I spoke with a supervisor who made me go back in the queue because the contractor had to leave to go get the part. The supervisor would not take the information when the contractor got back. He made me go back to the beginning of the process...

    I had called on another line and press 2 which is their method to indicate for them to call me back and they finally did an hour later. Once Vincent from Choice Home Warranty called me - he helped resolve the issue and expressed his apologies for the process being as arduous as it was... However no customer should be put through this. They take your money without hesitation. And this is not the first time with Choice Home Warranty that they have not been able to find a service provider in my area. If that's the case they shouldn't offer their warranty program in my area. My contractor said that my experience with the home warranty company is indicative of the reasons why a lot of contractors won't deal with home warranty companies in our area.

    Still waiting for tech or you to approve a repair... Have emailed you about this and have not received a response. We are in hot Texas heat and have to purchase fans to get some heat relief. We have children and teens both of which have respiratory problems (asthma)... This has not been a good experience. Have a brothers who is with homeowners warranty like I was and was asking him to drop them and one over to Choice but now??? Not sure.

    Up til now, I have not received satisfactory service from Choice Home Warranty. This claim was handled as I would expect all of my claims to be. I had low expectations because of my previous experiences, and I was pleasantly surprised. The technician came, he saw the problem, and he fixed it. I did not have to wait two days for an inconvenient appointment, the technician knew what he was doing, and there wasn't a lot of back and forth with CHW trying to figure a way not to cover the claim.     My home is 30 years old and my HVAC unit inside the home is original. I'm a Realtor & Property Manager and have been in this home for 2 years. This home was and is beautifully maintained (I purchased from original owner). You sent 3 technicians out because you did not like what they recommended to repair because it was too expensive.     AC compressor failed due to a short, rather than normal wear and tear. Choice would not cover. Same this happen with a dishwasher claim. Choice paid 1/2 the cost. Never will we purchase warranty from such a poor provider. Form is poorly done.

When I asked about it I was told they are more concerned about saving the planet by being a green company than about giving me something in writing to hold them accountable.     I called to check on new coverage. Frustrated with the coverage I had for 6 years (from coverage when I purchased my home) with Sears and the very high cost and how rude one lady I talked with, I went searching for a different company.     This company is a TOTAL SCAM. When you file a claim they never dispatch their technicians... why? 'Cause even the techs know this company is a scam. One of the techs that was a no show said they have issues with Choice so they are canceling our appointment. So what's next... they ask you to use an outside contractor. The contractor calls with a quote and they keep asking questions which a totally not related to the issue confusing the contractor until they hear one of their exclusion words... which are like a million... inclusions are like 10... and the BAM claim denied 'cause the BOT picked up the exclusion word. Please do your homework... read their exclusions and compare it to AHS, Select, etc. other warranty companies and the choice isn't gonna be CHOICE!

    Well on the night before my trip to Canada??? I discovered that my fridge was not working. The freezer was but not the fridge. What’s dilemma I was facing thought I might have to cancel my trip. Well I called CHW and was connected with an agent at 6:30 am. I explained my situation, agent was Wonderful. By 7:45 am service repairman called and I explained my situation and he showed a great concern. Long story short he said he would be there by 9:00 am and he was even earlier.     AC Repair - This is only our 4th time using CHW, and the 3rd time we've had to find our own service person. I'm disappointed that CHW has such a hard time finding a service person to accept the work order, but I don't. I've had no problems using the reimbursement program, but that is not why I pay my monthly fees. I signed up to not have to worry about costly repairs, but if I have to pay out of pocket first it can still create a hardship that I'm trying to avoid. It would be a much better service if you had technicians in our area who were willing to accept the work order.

    After "I" find and pay for a service person, then I have to wait for several weeks to receive payment. So once again we have an issue of timeliness. Having only 1 problem free service call out of 4 is not my idea of good customer service. Not sure how much longer I'll be apart of the CHW family. Let's see how long it takes for me to receive my reimbursement this time. This is just an honest assessment of the service I've received since joining CHW, and it needs improvement.

    My garbage disposal all of a sudden stopped working. I called CHW and also filled form for the issue and service request. I was given the claim number and appointment was set up with a local A.F.     Our pool pump stopped working over the weekend so we contacted Choice and you immediately assigned a company. Unfortunately the first appointment wasn’t until Friday the end of the week. With temperatures in the 90s, our pool would be green with algae by then. So we called the contractor to see if they could come sooner. Since it was Labor Day they were closed and I had to leave a message. I called again Tuesday and left another message. Not wanting to wait until Friday and not having heard back, I contacted our normal pool contractor and they came and took care of the issue. You contractor called later in the day with a cancellation but I had already arranged for the repair. Since was an emergency I didn’t feel I could wait until Friday.

    I am new to Choice Warranty and selected them based on consumer reviews. My experience was a nightmare. When I put a claim for an AC issue, they said it was low on Freon and there was a leak somewhere. I needed to do a leak test at my expense and go through approvals before they can talk to me further. After spending a small fortune for the test they denied it based on information they apparently already knew. It took them a long time to process the claim because the assigned claim manager was on vacation and the case could not be assigned to anyone else. She did not return the calls or gave the courtesy to explain anything upon her return. Over two (2) weeks of waiting only to get to nowhere.

    I also put in a claim for a garage door opener. I got an immediate denial saying my claim was not covered based on a selection that I selected from a drop-down. I have not even talked to someone? I did not get anything from my monthly payments. In fact I lost money since I have to hire a contractor to do the required tests. Never again. I can give my policy number if you want proof of my experience. I have also printed my claim history so I have a hard evidence if I seek a recourse and has no more access to the Choice Warranty website after I drop my subscription.

    Had problem with central air system. CHW arranged a technician promptly. Technician found loss of refrigerant. CHW requires a leak test to determine source of leak but won't pay for test. I paid for the leak test. The tech said leak through evaporator coil. They claim the leak is beyond regular wear and tear and won't pay for system leak to be fixed and refrigerant replaced even though in my mind the cause was regular wear and tear in the a/c system. The system is serviced and filters replaced. I don't know what they expect from a consumer to do to avoid regular wear and tear. I think they want to cover only brand new items which don't need servicing. Customer does not matter. They hide behind all sorts of reasons that most customers are not aware of to not pay for repairs. I would not recommend CHW to anyone. I am going to drop them after two years of no claims coverage.

    The toilet was leaking in my rental property, and Choice Warranty sent contract technician over essentially next day (excluding long holiday weekend). The technician replaced whatever were needed and fixed problem in less than one hour. What I really appreciate was Choice Warranty paid $500 for the job so I only need to pay $45 for technician to come. Both my tenants and I think Choice Warranty is great, even though we all thought the technician charged way too much!!! (It should be $200 at most for the small jobs like this). Choice Warranty deserves the best rating!

    This is the second time we have had to submit a claim but for two different appliance/A/C unit.     Regarding order# **. New claim (**) was raised on 9/2 and it seems that the vendor (Reco) was notified on 9/3 morning. Even I called the customer service on 9/2 evening and discuss about the new claim urgency, but the claim was dispatched to vendor (Reco) on 9/3. We were out of air conditioner for almost 3 days with outside temperature more than 93F. Apart from the above delay, the service provided by Reco was excellent.

    The claim was placed on Tuesday 8/28. The resolution of the claim awarded me $700 towards the purchase of an upgrade or a new unit. $700 did not even come close to getting my unit operational. I could not get in touch with my case manager or anyone else in the company until she called at 5:15 pm on Tuesday 9/4. She offered to have her purchasing department help get a better price on equipment. I really could not wait at least one week to replace a unit when the temperature is in the mid 90s every day.     This is a scam company! If you thoroughly study their policy, you will find that in fact, they do not cover any kinds of repairs from those that can occur in reality. This is pure fooling! I signed up to Choice Home Warranty just because of the roof warranty. They write that they cover LIMITED ROOF LEAK. And then below there is a long list of EXCLUDED and NOTE. Carefully read! This is exactly what can really happen to your roof. At me twice from plentiful rains the roof has flowed. And they told me: "We do not cover shingle replacement". Excuse me, but what else can the roof leak from?! That is, for your money, they will repair ANYTHING! ABSOLUTELY NOTHING!

    This is my first home. I have never had experience, and I did not know what exactly could happen with a roof or for example with AC UNIT. So I signed up for this company. If you have extra money and you want to get rid of them or just throw them on the street, then sign up for their services... For three years of subscription, all my attempts to get service ENDED. "This, this and this, and this is not covered..." Very, very cleverly thought out. CLEAN FRAUD! And you can try it, if you want to throw money away. This "company" is the smartest way of legal stealing people. Good luck!

    Choice Warranty had no plumbing contractor to assign to my plumbing stoppage. I had to go through their self-help process to get a local plumber approved to assist me. I am out-of-pocket a considerable amount. They advertise that they reimburse within 30 days. My 30 days have come/gone with no reimbursement. My drama must play out across the customer base, because they have a ready script for my dilemma.

    They say a reimbursement check went out via mail 8/21/18, but I firmly believe no check was ever cut or went out. They are trying to play me for another $30.00 to cancel this supposed check (not my obligation). The only other recourse is to wait a full 90 days (stall tactic) and call back and try to get a check cut. In the meantime, this charge sits on my credit card accruing interest charges. When I demanded that my account be closed they said the cancel fee was $50.00. I would never recommend this business to anyone. You're way better off putting the funds into a savings account and the funds will be there if you need it.

    Choice Home Warranty will make your life MISERABLE! They have not been able to fix my appliance for over 2 months. The last technician came about 3 weeks ago, left the unit in a mess and was going to come back the next day with parts but NO SHOW, NO CALL. CHW said parts were on ordered and the tech was scheduled to come back in 3 days, again NO SHOW, NO CALL. Buy CHW if you are looking for trouble!

    Your persistent phone calls and emails this past month, before my contract expires has been the most horrifying annoying experience of any company I’ve ever dealt with. I have received probably three emails a day and two phone calls a day for the last month. It has gotten to the point where I just hang up on your reps. My contract does not expire until September 14. By the way I just renewed it today and still, after renewing. I get my second phone call of the day from your company. I was almost at the point of not renewing with you and if it weren’t for the fact that I am in a time crunch don’t have time to seek out another warranty company, I definitely would not have renewed with you just because of your marketing strategy.     Well I was trying to purchase a 12 month policy to give to the homeowner that is buying our cabin. But had to do this twice with multiple times being put on hold and being transferred to one person after the other.     This is the worst experience, I have ever had. I do not plan on renewing. I had an issue with my microwave. They have a list of exclusions. The part that requires repair IS NOT listed on the exclusion list and they still say that it is not covered. This company does not honor the policy and their customer service is horrible. They will not let you speak with any managers or supervisors and have no intention on paying for covered repairs. I will be leaving them for failure to cover a $10 part. It's not even about the money, it's the service and lies. I will have to pay for the part and the labor for someone to come out, because they refuse to honor their policy. Breach of contract is what this is.

    STAY AWAY FROM THIS COMPANY. My dryer broke because of one of the "Trusted Technicians who can repair your home systems & appliances" did a bad servicing on it and now CHW will not cover the breakage their technician caused. I have had them for 4 years and I, unfortunately, came to the realization they are a scam. STAY AWAY and if you already have do not renew if you make more the three claims with them on the next one they will find a way to deny the claim.

    They will repair the roof, except if it leaks. They will repair/replace your water heater, except if it leaks. They will repair your refrigerator, except if the R134 or Freon leaks. They will repair your washer, except if it leaks. If you want this kind of home repair insurance, go for it! I finally had to reverse the premium paid by credit card to settle the lousy coverage. The credit card company even found against them after investigating the problem and made a complete refund of the premiums paid.

    The young man, though very nice, was there for a couple of hours and left because he "thought" it was a part that he didn't have. He'll be coming back this week at some point, and I expect the repair to be completed. This is the second time (first being a plumbing issue that your guy couldn't repair but my plumber, whom I paid out of pocket, was able to do) that you sent someone who instilled zero confidence in his ability to do the job. I DO NOT appreciate your technician, as I introduced myself still at my door, to abruptly say, "Before I go any further, I must have the service fee for my visit." What a sorry way for you to do business. NEVER AGAIN! I'll be negotiating cancellation of my service.     I tried Choice Home Warranty for a year on two of my properties. One property had no benefit from it as every service call I made never had an approved claim so it was a waste. My other property had approved claims on small repairs but anything major was always rejected. I was dissatisfied with the service so I decided not to renew on either property when the contract was up. Weeks leading up to my expired contract I received calls from them 5 times a day (literally) and emails asking to renew. I picked up a few times and told them I wasn't interested in renewing and told them why. I kept getting calls after and asked them to take me off their list and I've already told them I'm not interested.

    They kept calling. I ignored a lot and then for some reason I picked up again to ask them not to call. When I spoke to the person and told them I'm not interested she said a manager wanted to speak to me so I said ok because I wanted to tell them to take me off their call list. When a manager was on the line he INSULTED ME asking how I'm going to pay back all the payouts they had given me for my claims and proceeded asking me for a credit card. I was confused and said that is part of the warranty to cover my repairs. He proceeded with "just be thankful that people give payouts" and hung up on me. I have never been treated like that and it gives me even more reason to tell people NOT to use them. They only cover minor repairs and if you don't renew they will chase you down to make you feel like **.

    Received notice of expected service on Friday PM/Evening (3 to 8 PM). Contractor did not arrive, I received no word from you or the contractor. When we began (next morning ) to get service, it was impossible for us or you to contact the contractor. You promised to call me with updates and you did not. When you found a different contractor, it was for Wednesday. I contacted the contractor (Anthony and Son) and worked out a visit on Saturday evening at a premium cost to me, but could not wait til Wednesday for the AC.     I purchased an extra to the warranty to include my swimming pool, but when the filter broke, Choice Warranty would not pay. The contract clearly said that they would replace the filter, but the fine print, way below the text on included parts, said an exception was cracked or corroded filter casings. Does anyone even know what that is? That probably is the only thing that can go wrong with a filter. I had to pay $1,500 for a new filter. What other exceptions are in their contract for other items? I would not suggest anyone purchase a contract from Choice Warranty. It is a sham.

    I requested info about the warranty online and was called within 60 secs. I was told that, if the inside ac unit was replaced, the outside unit would be replace if not compatible or out of state code, so I purchased the warranty. I called twice to cancel after determining the outside unit was not cover. The second time I called on 8/31, the rep would not cancel my contract. It took me 15 minutes after being put on hold before the rep agreed to cancel. This policy to deny the customer to cancel policy is most discerning and most frustrating. I will be reporting this to the Better Business Bureau.

    This is the email I got from them: "It has been determined that the air conditioning unit is not functioning properly as a result of multiple mechanical failures. The compressor is locked up and the bearings are failed in the condenser fan motor. Based on information obtained for this claim, the unit did not enter the policy in proper working order." Our policy started on 8/2/2018 and the ac unit was working fine thus the ac unit entered in proper working order. Oh and the vendor told me that this company is notorious for denying claims. Don't give them your money.

Every time I try to use it, they come out, immediately collect their $45.00 fee, then say they will have to get it approved, then they leave and we never hear back. When I call to see if they are going to fix the item, they say “It is not covered.” This has happened five out of six times I’ve tried to use them.     On a positive note, this service call was eventually taken care of and authorized by CHW, so I am grateful that the outcome happened as it should have! Here are my observations that I find almost unacceptable, during the initial phase of registering a problem that needs attention. My guess is that I am NOT the first CHW customer who notices that it can take anywhere from a few minutes (which is perfectly ok) to close to an hour after being placed on hold, for a service representative to attend to one's needs. The cheery recorded loop message that offers a callback option and the constant reminder that 'someone will be with me, momentarily' almost adds to the angst I feel, waiting for the process to begin...

    Ok... When someone eventually gets on the line to address my concern, I am told that within 24 hours (oftentimes shorter than that) a provider will be contacted so that the work can be scheduled. With regards to this order, I called back 21 hours after the initial call to find out about the progress of this concern and, of course, had to go through the waiting process all over again to talk to someone. I was then told that all the providers were either busy or on vacation. It made me wonder about a few things at that point. 1) Why wasn't I contacted immediately after so that I could have taken control of this issue and 2) does CHW staff enough people to handle the call volume as the recording ALWAYS mentions that there's a high volume of calls coming in.

    I chose the option of contacting a provider in this area and set up an appointment for the following morning (8/29) and opt for the reimbursement of charges. If I had waited for you to find a provider, my guess is that I wouldn't have had much luck with what YOUR company is supposed to do. My provider arrived at the time he said and within an hour or so, my water heater was working again...

    But, here is what I found out... As I mentioned to the heating technician that I have a home warranty with your company. His initial response was emphatic... "NOPE, SORRY, I DON'T DEAL WITH HOME WARRANTY COMPANIES ANYMORE." After I assured him that I would be paying him for his services as soon as he was finished, he was relieved... I asked him if he would be willing to talk to a CHW representative after the work was done, so that I could get reimbursed by CHW for the charges. He agreed, but this is what happened... Once again, I had to call in and I waited nearly 20 minutes to get someone on the line to authorize the work. Mind you, that's 20 minutes of a provider's time, to wait, as a courtesy to me, so that you folks would authorize the work in order to pay me back...

    Now I understand why providers have a difficult time with home warranty companies and I absolutely don't blame them one bit... I understand the need for you to authorize a job by speaking to the provider... that, makes sense, sure! But, you should have a dedicated line with rapid response from personnel to authorize a technician to perform the work within a reasonable period of time so that the service tech doesn't have to wait around for unreasonable periods of time, to speak to someone to authorize the job and payment.

    I hope CHW takes this to heart... We (subscribers to your service) pay handsomely to contract your services. I understand my coverage and the exclusions and everything listed in the contract, but, that being said, your improvement of service can happen from the wait time for me and for any future technicians that service a problem. Thank you for 'listening'. Because, if asked by any number of people I know, these are the items I will mention to friends and family, about what to expect, if they use your services.

    I purchased this warranty about 6 months ago and just recently had to file a claim. The on call wait time and pre-recorded message is disconcerting a bit. they always seem to have a "beyond normal call volume" and you have to wait forever. I filed a claim and that went smoothly til the tech told me they usually only work on certain things and that they would not be able to help me with my issue. I paid the 45.00 deductible and waited for them to complete the next referral to another company. I had to call them numerous times and got the runaround. There seemed to be a really bad disconnect with communication between Choice and the company transferring the work. Instead of my leak getting fixed I've been waiting a week now to hear back about someone else coming out. There is gallons of water in my vents and it would be nice for my warranty company to realize the severity of additional damage this is causing. Still trying to get it fixed

    Please Stay Far Away from CHW - DO NOT TRUST THEM! My appliance has NOT been fixed for over 60 days now, they missed appointment and a tech last week left the unit in a big mess on 8/21/2018, promised to come back with parts on 8/22/2018 but NO SHOW, NO CALL. I have contacted CHW numerous time but have been getting a runaround. On 8/27/2018, I requested CHW to cancel the policy but the rep transferred me to Customer Resolution Department where Ryan picked up and said he was going to take care of me and said technician will call me with two hours BUT NO ONE CALLED the entire day. I called CHW again on 8/29/2018 and requested to cancel the policy (I have pre-paid for 3 years) but again I was switched Customer Resolution and Ryan picked up the phone. Ryan is not only a liar, he is also an idiot. If you are looking for trouble then choose CHW for your Home Warranty.

    Updated on 09/10/2018: When I filed a complaint with BBB, Choice Home Warranty sent me email requesting for receipts. I sent immediately but did not get a response back from CHW. I posted my review with Consumeraffairs.com, CHW responded today and asked for the same information that they asked through BBB which was already provided to them.

    It went bad since the beginning. I was bombarded with a ton of mails and calls when I was quoting. After I enrolled, received a call offering a better deal, when the caller noted that I was already enrolled, just hang off. I had a hard time trying to speak with somebody in Spanish, never got a call back after few intents for my first claim, you need to be prepared to deal with a website, no human will assist. My repair was rejected due the exclusions, and then I noted that the exclusions are for more common problems, so what is the case to have a warranty that only covers very rare defects?

    After being paying monthly, I ended doing the repair on my own, spent many months, $45 for the service, $150 for diagnostic, extra money that I could have for the repairs, then they charge you $50 if you want to cancel. Home warranty is the worst financial decision you can make, it's better to open a saving account, make a deposit every month, and you will have money to repair when something is broken. If something is more expensive than your savings, just ask for a credit that the monthly payment is below that what the home warranty companies charge. You're are sending money to the trash with a policy like this, you are spending money with the risk to be excluded, instead, make your own saving plan and if nothing is broken, you will have a lot of spare money.

    The commercial says never pay for a home repair again!!! That is the biggest lie that’s ever been told! In January 2018 we spent $1200 for a furnace. Additionally the supervisor at Choice Home Warranty mention that they had spent out so much money the previous year and it just turned into a terrible situation. After the end of the contract I will not use Choice again ever! They lie, lie, lie in their commercials and in their ads. They are very cunning. It’s always this is not covered, that’s not covered. I’m done. I have been with them since 2016 and I’m very dissatisfied. I could tell you more but don’t have time! Even their contractors know how shady they are. I recently had to wait almost a month to have my dryer and dishwasher repaired on 8/20. The absolute worst. If I could I would sue them about my furnace but hopefully I can discourage enough people that they will either deliver on their promises or go out of business.

    My AC stopped working, it was about 10pm, I called thinking maybe no one will answer but I still wanted to call and see, well... someone did answer right away, took all my information and gave me a case number, told me someone would contact me the next morning. Sure enough, the next morning at 8am I had a call from Choice Warranty telling me that the AC company was going to call me between 11 and 3pm to let me know exactly at what time they would be coming to my house. The AC guys came at about 1pm, they were very professional and fixed the problem in no time... I had my AC working right away. Thank you Choice Home.

    A/C stopped cooling suddenly... Called for service. Repair tech showed up a couple of days later... Said refrigerant was low and CHW requires a leak detection test before repairs can be done... Waited another week and paid technician to leak detection test. CHW suddenly tells me they don't pay for this. Test revealed a leak and technician says he has to submit findings to CHW before repairs can be made... Another week goes by and no one calls me.

    After several attempts to contact, I finally get a message that states that this is not normal wear and tear and they won't cover because they say the unit should have been serviced on a regular basis. My unit WAS serviced in the spring and worked fine until August. There is no physical damage to the part in question so there could only be normal wear and tear. Now I have been without a/c for three weeks and they say they aren't responsible. I am very dissatisfied and will hire an attorney tomorrow. They are frauds!

    I have been with Choice since January and before that 8 years with American Home Shield. Both companies find any excuse not to cover appliances. I have replaced everything myself. This company didn’t cover my fridge or my AC and the reasoning didn’t make sense, read all the fine print. They said my AC was not due to normal wear and tear but I had it regularly serviced and the filter changed. I will save a lot of money by just fixing things myself. Don’t bother with this company.

    Emails and text messages every other day is ridiculous. Receiving emails at midnight - 4 A.M. is uncalled for. Also sending the multitude of emails 3 months prior to the end of service. However the first time I was asked by the hounding phone calls they did not comprehend that I did not have the financial ability to make it happen. About 30 calls later and 60 emails and text I finally decided to answer the phone. I had a nicer gentleman offer a better deal with finance for a few months. So I decided to renew. Stop pestering people and let your company speak for itself. I have had a few bad experiences with Choice, and it always seems like they would band-aid the problem. Then truly try to make it right.     Initially, North Georgia A/C was going to answer the service call. Instead, Valley Breeze A/C showed up. I explained to the Technician about the problem and he said that it must be because the unit is dirty. He then told me that it would cost $185 for cleaning the unit. He proceeded to wash down the unit with a garden hose and 1/2 gallon of hydrosoap (acid). After that assembled the unit without checking the controls. Problem was not solved. He said if unit doesn't shut, to open another ticket and I won't be charged the deductible. Problem was not solved. Unit is still running non-stop.

    The claim process was simple. The vendor came out just as was promised. He relit the pilot light on our hot water heater. Two hours later the hot water heater (5 years old) was spewing water. I called him to request he return. I called Choice Home Warranty all to no avail. My "policy doesn't replace hot water heaters". It is frustrating that when we have a problem, calling you will not help us. We do not plan to renew this contract. In fact, we removed your information from our closing documents (we purchased just one month ago). We will never bother you again. A real benefit of this policy would be that even if our policy doesn't cover something, the vendor you sent could come help us actually solve the problem.

They only said, "the technician has not contacted us back with whatever information they need".     Never would I recommend or use CHW again. The only reason I have the warranty was because the seller of my current home transferred coverage to me in lieu of purchasing a standard 6 month warranty when a new house is purchased. My most recent claim was for a plumbing issue that caused a backup into my house, damaging walls and floors. I submitted a claim and CHW sent out a very underqualified, under experienced plumbing company. Needless to say, they diagnosed the issue incorrectly.

    Because of this poor diagnosis, the claim was denied (as is always the case) and I was left with no support. I investigated the issue myself and found the actual cause of the leak. When I called CHW to explain this, they would not listen to a word I said because I'm not a "licensed plumber". I tried to explain that the original company that THEY sent out was incorrect, but they were unwilling to send out someone qualified who could properly diagnose the issue. Because the claim was already closed (incorrectly) I would have to pay for someone else to come out and diagnose the issue on my own.

    Through my own effort and troubleshooting, I ended up convincing the plumbers to come back and out take another look at the issue. He ended up running a snake down the drain and pulling out a small ball of lint and proclaimed that the issue was completely resolved. He refused to do any other kind of troubleshooting or investigating (with a camera for instance) to ensure that the issue was truly solved and I wouldn't have another $5k repair bill on my hands for damaged walls and floors. In the end, he used the flashlight on his smartphone and a $20 snake from a hardware store.

    CHW will find ANY and EVERY excuse to deny a claim. They routinely send out under-qualified technicians to "diagnose" issues. As long as there is a warm body on site, CHW will claim they did their due diligence and are not responsible for the bills. I have spent countless hours and days on the phone with them, only to receive extremely rude customer service (Spaggeana ** was my most recent case manager) and to never have anyone actually own up to their responsibility. They will continually pass you off from person to person saying that they can't do anything for you or to "wait for a call back".

    The list of exclusions on their contracts are even longer than the list of covered items, and they associate with shady and under-experienced companies. They will tell you all their contractors are "licensed and qualified", but contractor licenses are easier to get than a hamburger at a drive thru. To sum up...STAY AWAY, STAY AWAY, STAY AWAY. CHW has worse coverage and customer service than any other company I have ever dealt with. In the end, I'm pretty sure my drain clog was probably caused by all the time and money I flushed down the toilet trying to get anything out of CHW.

    Do not ever buy Choice Home Warranty please...! Agree with many of the people who have provided reviews and responses about the warranty service offered by Choice Home Warranty. I chose them based on their reviews on the consumer bureau review website. Now I wonder now whether all the reviews were fake? Please go and check some 'real' reviews on **. Very bad experience, whenever I've had a problem they would always find a way to say, "No we don't cover this, because of this or that." Their business is designed to do that very well.

    I posted a review a couple of months ago because I got frustrated with them and then someone contacted me saying they would like to fix the problem. I gave them a chance and waited to see what they would offer. They came saying they wouldn't do the repair and cited the reasons why. But to help me, they offered me a full refund of the policy which was $550. They said all I had to do was to confirm and then they would send me a refund form. I said, yes, and then email after email I reminded them that please send me the refund form... No response, no form. I called the lady, left messages, no response. I wonder if a Tracy actually exists and if she is fake too?

    No response, now for the last 4 weeks I have been getting calls from Choice Home Warranty to renew my home warranty service! Would I ever go back to company that is a fake company, does not honor its word and profits from people's difficulty and pain? Never... I wish all of its customers stop renewing its services and this company collapses as are cleverly manipulating people into signing contracts and when they really need to reach out for their warranty cover CHW conveniently find an exit.

    Please everyone. Do not purchase home warranty from them, please save the hassle and go to a company that is honest and trustworthy. Not CHW who deceive people and take away their money and run away when people need help. I will post in other platforms as well and get the word out and ask all of you who have posted reviews to do the same so they don't rob other people for their phony scam home warranty services.

    Cooling went out one morning and by the time I realized what was wrong I called my AC company who promised to come out the next day!! I also called the Choice Home Warranty line to establish the claim and they referred me to a Houston company Bi-Polar A/C who called to say they would be out the next day. In the event Bi-Polar called early the next day to say they had a cancellation and would be there about 10 a.m. Marvellous! The tech duly arrived on time. Nice young man with a uniform shirt and very presentable. (Means a lot to me as an ex- navy man) The problem was quickly resolved as it was a capacitor which he replaced and cooling started again. Just excellent service and despite the heat my fans cooled me sufficiently to allow me to get a good night's sleep.     Reported problem 7/19/18. Technician came to service, found the problem that compressor not working. Technician never gave me any report, I did tell the technician that my system had been maintained every May every year in the last 4 yrs. If any problem, things would get done while maintenance being done. HE DID SAY THAT MY SYSTEM was very CLEAN. He would write the report and turned in. Never seen report and took the whole week!!     Tenant is without AC for last 2 days, please help at the earliest. Talked to AC tech guy that you sent, they are not able to fix the AC. We are in Dallas, Texas and temp is very high. Tenant has 2 young kids without AC in the home. I am planning to replace the AC to help the tenant and cost is $4200, and I'll cover $2200 so can you please help to cover $2000 from choice home warranty so that we can replace the system. Please help so that Tenant can get relief from the heat.

    I have multiple policies around 10 of them and referred more people to choice home warranty but started feeling disappointment, it is always a nightmare to get any big work done with CHW help. Look at other companies like AHS and First American Home warranty, they cover AC system well but I am the one struggling all the time and need to talk to rep to convince. It is really frustrating, please help me to cover the cost $2000. If I am not getting support, no point other than canceling all policy since what is the point of having a home warranty if they don't cover it and find an excuse to reject the claim. I am planning to cancel all my 10 contract if I am not getting any satisfactory resolution.

    Choice Home Warranty was unable to find a HVAC company in the area to respond to my problem. They offered for ME to use anyone I wanted to repair the problem. GREAT OPTION. My only suggestion would be to call as well as e-mail. Due to the heat (88' in the house) 98+ outside I called a tech that I use. Had him fix the problem (bad contactor). I had this done before receiving the e-mail about finding my own tech. It was too hot to wait for them to find someone. If they would have called I could have had the tech speak to them and get reimbursed. Now I have to ask the HVAC company to call Choice Home??? They already told me they don't like to call warranty companies. We will see what happens. SUGGESTION E-MAIL AND CALL. Overall a home warranty is worth the price.     According to my policy Section D subsection 8 under the tile PLUMBING SYSTEM/STOPPAGE Choice Home Warranty expect to provide service for leaks and breaks of water, drain, gas, waste or vent lines, except if caused by freezing or roots- Toilet tanks, bowls and mechanisms (replaced with builder’s grade as necessary), toilet wax ring seals – Valves for shower, tub, and diverter angle stops, rinses and gate valves.

    The technician came on August 22 2018 was able to clean up a clogged wash tab and changed one of the toilet sink and recommended bathroom faucet replacement. After the technician left the master bathroom did not stopped flashing, the unclogged wash tab started leaking. There is also a leak under the kitchen faucet. As a customer, I expect a genuine and quality service as promised in the service policy I purchased. I am hoping Choice Home Warranty to follow- up with customers immediately. The technician called CHW and the wait time was 1 hour. It was very discouraging to make a phone wait time 1 hr.

    My AC failed to cool properly. The contractor sent by Choice determined that no leak was present but the refrigerant was low and the motor was no longer working. Choice warranty will not cover the claim, because they insist that there is a leak and they won't cover the leak despite their contractor explained after a pressure test and electronic test that there is no leak. The unit is 15 years old. The exclusions in the Choice brochure for A/C does not mention low refrigerant or leaks. But rather all parts are covered. Once I appealed the denied claim, they simply stated this is not normal wear and tear. So none of it including the motor is not covered. So with those simple words... nothing is covered. SMH.

    After research online it would seem that micro leaks on a 15 year unit is normal wear and tear. BEWARE OF CHOICE Warranty. From the brochure: All components and parts, for units below 13 SEER and when we are unable to facilitate repair/replacement of failed covered equipment at the current SEER rating, repair/replacement will be performed with 13 SEER equipment and/or 7.7 HSPF or higher compliant.

You couldn't find anyone to come service my unit so I elected to go with the reimbursement option.     I bought a used house (2.5 years old) September of last year. I opted to get 1 year of Choice Home Warranty. I had an inspection done and everything worked fine. However, once we moved in and our gas line was reset, one of my water heaters wouldn't start. I called Choice Home, they came out and said it was due to sediment. ($65 charged). I called a plumber and had him flush out the system to find very little sediment and my heater still won't start ($85). I call Choice Home, and am assigned to a case manager. She did not agree with anything and said they won't cover anything, I asked for another diagnosis and asked for repayment ONLY if this was determined to be a misdiagnosis. She disagreed and hung up on me. My warranty is about to expire and they will wait this out so they don't have to pay for anything.

    I have an issue with my air conditioner not cooling. I finally made a call after dealing with it and a tech came out July 11th. Me and my stepfather stayed with him the entire time. Nothing was done but freon. It worked for a little while and then back to what it was doing. I have been in and out of town with my son who has been ill and my brother on dialysis. I finally called in regards to the claim. The lady I spoke with stated she would REOPEN the ticket and get someone out.

    A tech from the same place came out and stated there is a leak coming from somewhere and the first guy should've seen that and he would need to submit for them to check where the leak is coming from and could be from a cool. Once he left maybe an hour later I get a call that I owe 60 because a new ticket was opened. I told her no. The lady reopened the ticket and she would need to call Choice. We hung up and I called choice. From there I was told a new order number which I was not told would happen. That is also when I found out a control board was replaced the last time which was a lie.

    If this is how Choice conducts business I'll find another company. You have one associate reopen a ticket for the SAME EXACT thing and you don't take care of it. Obviously after the first person lied and didn't take care of what he should have because he was in a rush to get to another property that day. If the control board was changed out then send someone out to verify the NEW EQUIPMENT that you will not see.

    Updated on 03/15/2020: I have been with Choice Home Warranty for over two years and have filed a total of 3 claims and the 3rd just within the last two weeks. I have had problems with all 3 claims. The first was my hot water tank. I was told that the hot water tank is a holding tank for water and they do not cover that. After fighting with them for over a week, they did offer to cover a third of the total to have it replaced.

    The 2nd claim was my GE range that the sensor that controlled the oven went back. After 3 appointments with A&E service they came when I was home and called in to Choice with their report saying that the oven got so hot that it messed up the tag with the model number and they couldn't get a correct part to repair the range. Choice called me and offered me $300 for a new stove. I work at Home Depot and there was not a stove there that was under $400. Choice told me that they do not pay the retail price. I told them that I have to pay the retail price, so they jumped the amount up to $400. I had to pay an extra $250 to get a stove that was comparable to the range I had.

    The 3rd claim I just turned in was on my Samsung from Load washer. The washer is only 4 years old and cost me $800. The washer stopped unlocking the door after it finished a load of clothes. It also starting making a noise when it spun the clothes that sounded like a bearing was going bad. Choice sent a service man out and after checking it out and calling it in to Choice, they approved the repair of the locking mechanism.

    The service man came back and replaced the part, but he noticed that the sticker on the washer said it had a 10 year warranty so apparently Choice told him not to do anything else and he told me to call Samsung which I did. Samsung told me that the motor was the only thing that had a 10 year warranty. I had to submit another claim for the noise. Choice sent A&E(Sears) out and the service man came yesterday (3-13-20). He took the top off the washer and ran the spin cycle and said that the bearing on the back of the drum was going bad and it needed replaced and that it was going to get worse and eventually if would just stop the drum.

    The service man called into Choice with what he found out and the guy from Choice asked him what the washer needed to repair it and he told the guy 3 different parts and gave the guy 3 different part numbers. Choice put the service man on hold for 5 minutes and then came back on the line and told the service man that they would call the customer (me) that they would call me in about 10 minutes. I was standing right beside the service man when this all took place and heard everything. Choice did not call me, instead they sent me an email that said. "The assigned technician has found that the system has no mechanical failures and has advised there are no repairs needed or recommended at this time".

    This is what Choice Home Warranty has done to me every time I have filed a claim. I needed to get a new furnace because my old one was over 20 years old and I had it checked and the guy I know told me that it was time to get a new one. I did not even call Choice over this and it cost me $6000, because I know they would have denied it over something. If you are looking for a reputable Home Warranty, I would not go through Choice Home Warranty unless you want nothing but denials.

    Original Review: I just came home from vacation and found my first claim for Choice Home Warranty. My hot water tank emptied all over my basement floor. I contacted Choice and they arranged a plumber to come and assess the tank and the plumber did check the tank 2 days later and called Choice and they told the plumber that they would review the situation and call me with the findings. Choice couldn't even call me to tell me that that the claim was denied, they had to email me and tell me it was denied because the tank is considered a holding tank and they do not cover holding tanks. This is unbelievable. The reason you have to replace a water tank is because it finally ends up leaking. Choice is going to come up with a denial and an excuse every time I file a claim. What is the purpose of using a home warranty service if they do not cover the claims. Think twice or 3 times before using Choice Home Warranty. Probable every good review was send in by Choice.

    I purchased the home warranty from Choice Home Warranty in February 2018. On July 20th 2018 we noticed that one of our AC unit was not cooling properly. I filed a claim for repair next day. They sent a technician from Just Better Air Conditioning & Heating on 23rd July who diagnosed that the coil is freezing. Upon questioning him about what could be the possible reason for the icing on the coil, he said, "usually it happens because of low Freon which will make the system run continuously but this unit is fairly new so it is unlikely to have a leak". He advised to replace the air filter and run it with fan only until it defrosts and that should take care of the problem.

    After we did what the technician has said with no change in the performance of the AC, we called the technician again who came back the next day for second look and, and to no surprise of ours, found a leak in the coil. Their report was submitted to Choice Home Warranty. After another day of 115 degree heat of Phoenix, Choice Home Warranty refused to repair the Air Conditioner because they say the technician has told them that the coil was extremely dirty and the leak was caused by lack of maintenance. Needless to say that it was complete FABRICATION AND FLAT OUT LIE on part of CHOICE HOME WARRANTY because I was able to contact their technician at Just Better Air Conditioning & Heating who has told me that it was not the case.

    Over the past two week, I have gone back and forth with different representatives of CHOICE HOME WARRANTY, without them fulfilling their contractual obligation.     The service technician came yesterday to do a diagnosis. The most important for him was to collect the service fee. Only afer he collected the mandatory money, he did a diagnosis, that was nothing else than checking our two toilets if they are running (what I told him before, is not the case - I'm not stupid). Then he told me that a home diagnosis needs to be done, but he needs CHW's authorization. After waiting for 30 minutes the technician told me that he needs to leave for another customer, but as soon as he receives the authorization he will come back.

    After another hour he called me telling me that he didn't receive anything from CHW, and offered me to do the diagnosis, but I need to pay him $250.00; otherwise we need to wait until he hears back from CHW. Since I have a serious concern about the water leakage I paid him the money. The diagnosis took him about 20 minutes, with the result that he told me that our main water valve is leaking little, and he can't finish the diagnosis. He offered me to change the main valve charging additional $150.00 out of my own pocket. Last, he suggested to come back with better equipment on Tuesday morning to find the exact place of the leakage in the house, but this would cost additional $100.00 per hour.

    That's where we are currently with my issue. I paid already $370.00 out of my own pocket with no result or even getting close to fix the issue so far. In the meantime I called CHW, and I was told that my service request is under review but that takes time, and a water leakage is not a priority for CHW over other service requests.

    This was the second call out for my air conditioning going out as the first company never showed up. I received a call from Harry at Aire Serv confirming my appointment and then the morning prior to my appointment Kelly the technician called to see if he could come earlier. Service was perfect and all is cool again. I would give 5 stars but the first company never came out or called.

    My a/c stopped working around lunchtime on 08/18/2018. After checking everything I could, I called Choice to get a tech dispatched and was told I would have Air Tech LLC. out in the morning (08/18/2018) between 7 am - 11 am. NO SHOW. Called in and was told to give them 1-2 more hours. NO SHOW again. I called Choice again and was told they would have someone else come out... however... all the people she called DID NOT do work with Choice anymore. Here is an idea... Keep a current vendor list and MAKE the ones that work for you give a courtesy call to confirm appointments. DO NOT WASTE YOUR MONEY ON THIS WARRANTY!!!

    I am a Choice Home Warranty (CHW) customer. Wished I was NOT!!! Like a dummy I paid my annual contract in full. I have water well coverage on my CHW warranty and recently developed a leak on the PVC (plastic) piping between the well pump and the reservoir tank. I filed a claim on 8-6-18 and finally on 8-16-18 CHW sent out WHAT THEY CLAIM WAS A QUALIFIED SKILLED WATER WELL TECHNICIAN. Not!!! The person that came to my house was an APPLIANCE tech that specializes in refrigerator, ovens, stoves, microwaves, washer and dryer repair. Once he learned what my claim involved, he said "I am an appliance repairman and know nothing about water wells". He left without repairs being made. Then I get notified by CHW that my claim was denied because the leak was caused by RUST AND CORROSION. On PVC/plastic piping???

    CHW also claimed the leak was piping that connected from the pressure tank to the main dwelling. It does not!!! The leak is between the well pump and the water reservoir. CHOICE HOME WARRANTY is a total joke, scam. CHW customer service is located in New Jersey and I am in Mineola, Texas - so it makes me wonder how they way up there can see the location of my water leak. Plus how a refrigerator repairman that is NOT a Qualified Water Well Tech could make an Educated determination as to where my Water Well Leak is and what caused it. Especially since he said he knew nothing about water wells. Rust and corrosion on PVC/plastic pipes and the locations and cause of my water well leak determined by an appliance repairman who admitted being a NON-SKILLED, NON-QUALIFIED water well tech!! This is crazy. This why I said I was a dummy for paying my annual CHW fee in full.

    Now I am stuck with this home warranty by Choice Home Warranty that is worth less than used toilet paper. Bottom Line is - if you get a call, email, text or any kind of correspondence from Choice Home Warranty... Run like Hell. They are crooks. I have since had a local Certified Water Well Company come out and they determined that my leak was not from rust/corrosion on my plastic piping and it is not piping leading to or connecting pressure tank to the main dwelling. They are coming back to my home on Tuesday to make the needed repairs and upon completion I will pursue reimbursement from Choice Home Warranty through the legal channels. If Choice Home Warranty was the ONLY home warranty available I would NOT and Strongly suggest you NOT use Choice Home Warranty. Just throwing your money away with CHW.
