    Updated on 11/30/2018: Douglas Mechanical came out promptly and fixed my heating system, even giving me tips on how to save electricity with my system. However, the prior claim to fix this problem cost me money I should not have spent. The tech sent from Weather World by Choice was totally wrong in his assessment of my problem and he failed to correct.

    He replaced a chipboard and told me I needed a new Gas Control Valve installed which was not covered by my policy, so I spent $60 for valve and installation only to find out from Douglas Mechanical that was NOT my problem and the system was correctly fixed. But I am now out $260.00 because Choice contracted an inexperienced tech from Weather World when they should have contracted a tech from Douglas Mechanical. What is the point of having a policy with Choice if it costs much more than the $45 fee? Not to mention the inconvenience during the cold weather we had. I will not recommend Choice to anyone.

    Original Review: Very unhappy. Heater unit would not light. Told the heater gas valve was not covered even though it is a vital part of the operation of the furnace. Told I would have to pay to have that part on my own. Disappointed in the response time of Weather World and the deceptive coverage of Choice Home Warranty. What is point of having home warranty if nothing vital is covered.

    After waiting 3 weeks Choice was unable to find a company that would even show up to fix a furnace. I found someone and they came the same day. Unfortunately, Choice would not pay for anything since it was a furnace duct problem, not the furnace. I am seriously considering cancelling all of my Choice Home Warranties for ALL OF MY RENTAL PROPERTIES.

    My furnace stopped working. I put in a call early Tuesday morning. I heard nothing. When I checked my email, I saw that you were having a problem finding someone. I called Discount Heating and AC. A representative came out to check my Furnace. He found a problem with the igniter. He charged me $65.00 for the visit. He contacted his office, and they said they would call you. He came back the next day, and fixed my furnace, and billed me an additional $270.00. I hope the check you are sending me is for $290.00, to get me back to $45.00. The service Tech was well dressed, in Uniform, was courteous, and fixed the furnace quickly, and properly. I would recommend this company to others. This would be 5 Stars if you had found them, and I did not have to lay out so much money.

    I was going to spend yesterday just comparing companies. But salesman Ronald convinced me otherwise. I got 3.5 years, $60/visit locked in for life for $1600. He was VERY convincing.     I do not recommend this home warranty at all. One star is too much for this company. Poor customer service. The guy came to my house, only get the money and told me they need to ordered!     Furnace would not stay on. I believe my filter need to be changed. A simple fix but I do not know how to change the filter. I thought I had paid "AMERICAN HOME SHIELD" but unbeknown to me I was told by them today that my credit card was rejected, therefore there was no coverage warranty to contact a servicemen for service.     When I purchased this warranty, it was done so on the phone. I was told the water heater was covered. My water heater started leaking 6 months later. On the claim form Tank was an option, Leaking. I noted that it was leaking from the tank on the form. This was on a Saturday Night. The earliest appointment was on Wednesday. The assigned professional called me. I gave them full details of problems. Wednesday came. I had to take off from work. I was told my appointment would be the first of the day. I should see him around 9:00am. He shows up at nearly 12:00. He immediately told me that this claim would be denied. 2 hours later it was denied. I called the claim department and was told to review back to page whatever paragraph D and I could see it wasn’t covered. Yes I should have read but I did buy on the phone with a representative explaining the coverage to me. It was more of what I wanted to hear.

    The point that infuriates me most is 5 days later I am no closer to Hot Water. Choice fed a service call they knew they would deny to keep the service professional busy. I was immediately offered service from the Plumber at a very high rate. The professional immediately told me upon arrival about the warranty groups that usually pays their claims and that Choice rarely does. If the Item is not covered why is there a selection for it on the claim form. If they had told me no upfront I could have immediately started looking for a new hot water heater. Instead I have to start now with no hot water for my family.

    Buyers beware! Received the worst customer service with attitude from their "revolution center" today. I had to cancel the policy I purchased due to the protocol of the title company that's closing our deal. I only canceled it to allow the sellers of the house we are purchasing to turn around and buy the same contract again for us to meet the protocol. Choice jerked my money out of my account within an hour when I bought the policy and then informed me it would be 14 days to put it back. I explained the urgency with us closing on this home for getting this taken care of and was placed on hold. Representative came back on to say that my case would not be escalated and I'd have to wait the 14 days. When I asked why, the policy was thrown in my face over and over and I was told no when I asked to speak to a supervisor. We will NOT be getting the new policy with this company. This is NOT who I'd rely on in a crisis.

    TERRIBLE experience 2/2 times... AC: Service company technician assigned by CHW stated that my AC was hit by lightning and needed to be replaced. Claim DENIED. Had another diagnostic done by another service company who determined it was a broken switch which could be replaced by electrician. Total of 9 days and $160 later FIXED at my own expense.

    HEAT: Service company technician assigned by CHW stated it was pressure switch - had to order parts. Replaced pressure switch and then stated that it wasn't pressure switch and the air exchange had to be replaced because the vent stack showed corrosion and may be clogged. Claim DENIED. Had another diagnostic done by another service who stated that there was a mud dauber nest in pipe and he promptly cleared it - heat turned on right away. 2.5 weeks and $98 later FIXED at my own expense. There were long delays due to contracted company technicians wrongly diagnosing problem both time and suggesting that I replace items = could not be repaired. Both service calls were a waste of my time (off work) and I had to pay to have repairs made myself.

    Had a washer issue on a Saturday, just stopped mid-cycle. Called CHOICE HOME WARRANTY immediately at 1:15 pm... finally getting to use the service. I was told I would receive a call in 4 hours for appointment. No call! I called back again and they said well maybe because it's a Saturday on a holiday weekend (VETERANS DAY) it could take longer, maybe 24-48 hours. Work Clothes are in my washer and the door is locked and will not open. Monday comes still no call. I called them and they said they can't find a service provider for my area. Clothes still in washer, washer still locked. Called on Tuesday morning. I don't know... We can't find a service provider to accept the call. Not sure how long I was to wait until I had some sort of idea of a time frame. Just let me hanging out to dry. Unlike my clothes.

    Finally I called my own service provider who came out in 1 hour. Opened up the washer for me and diagnosed the problem. While I was assisting the technician at my home, I get a call. Choice Home Warranty stating an appointment was set for Thursday. 6 DAYS AFTER THE ISSUE occurred. When I called to cancel the appointment they set, I told them I had found my own technician. They said that technician needed to call authorization to get approval to do the work. What an ** joke these people are. I ended up finding my own technician, something they couldn't do and now they want that technician to bend over backwards to accommodate them.

    Will not be renewing my contract with this scam of a company. Be upfront and honest with people, don't lie to them! Home warranty was suppose to ease the stress of issues with the house. This company compounded the issue. The only thing consistent about this company is their ability to say I DON'T KNOW! I find it hard to believe I was the first person in the history of the company existence in which they couldn't find a service provider. Need a better answer other than I don't know!!! SCAM SCAM SCAM SCAM!

    My first experience getting a repair done with Choice Home Warranty has been frustrating, and unprofessional. I had a technician come to my house from Sears to diagnose and repair the machine. He diagnosed quickly, but he was on hold for 45 minutes with Choice in order to get permission to fix. Finally, he had to leave even though it was a simple lid-switch repair, and he had the part in his truck. A ten minute fix. Finally, I receive a call back from Choice after a 71 minute wait. The repair was approved...of course. So I had to call Sears back to reschedule a repair person to come to back to the house, to do the simple repair that could have been done previously which will cost me another 40 dollar service charge, and take another three days.

    I will wait to see if this 40 dollars ever gets refunded, as only the original repair price was approved, but Sears charges another 40 dollars to make a second trip out, because I had to "decline" the repair the first time a technician came to the house. Originally, when I filed a claim I assumed Choice would find a repair person to fix my washing machine, but they required me to find a repair person, which lead to multiple problems. Sears had to treat the entire repair as an individual repair as if I didn't have a home warranty, because I had to schedule the repairman from Sears. Then get pre-approval, (on hold for 71 minutes) to fix. The technician from Sears was great, it was Choice that has been very frustrating to work with.

    I suggest that you do not buy a Warranty from Choice Warranties. When you have an item that needs to be replaced ie. Dishwasher, Oven, the price they offer you is not even close to a replacement cost. I had a dishwasher and oven replaced and each time and only $300 was offered. The dishwasher was over $600 to replace and the oven will be over $900 to replace! Very shady... They put it in their contract that they can offer you a cash settlement. However, the settlement is always less than 3rd of replacement cost. I'm embarrassed that I even signed up with such an unethical company!

    Central heater repair - Technician claimed it was a bad installation a d charged me a additional $35. The system has not been touched since Oct 17 a d worked fine last winter for heat and all summer for the AC. Doubt if his finding of faulty installation was accurate.     Since moving into our home, we've had ongoing electrical issues. The first time, Choice asked us to find someone because they couldn't get a response. This person had to troubleshoot to determine the problem. Because he included the term troubleshoot on his invoice, Choice refused to pay for any of it. How do you solve a problem without uncovering the cause through troubleshooting. Most recently, for a similar problem that caused my mother's oxygen machine to go off, a Choice dispatched electrician came. He had been authorized to complete a $100 repair. Since that wouldn't get the job done, he charged us $45 (in cash) to say "sucks to be you" and left. We would've been better off taking the premium money and applying it to our electrical repairs. Your customer service is there to simply say "No." Ripoff, just as suggested by lawsuits.

    The dishwasher was flooding the garage and the toilets were running slow and overflowing at times. The plumber came out and snaked the line, however, did not seem to have the right equipment to be able to cut through the roots invading the line. He said the line would have to be dug up and replaced which your company would not cover.     I contacted you the night of November 7th for my furnace not working. November 8th the technician came to my house to resolve the issue. He was not sure what the issue was but ordered a replacement part for the possibly faulty unit and said he could return on November 10th to replace it. I was Informed by the company that no one could come till November 12th even though I have no heat and have children and the temperature are in the 20s.     Updated on 11/14/2018: Choice has first said the issue has been resolved. It has not! Then, they said it is being resolved. It is not! The only way this issue will be resolved is a full refund for new renewal that will not begin until 11-20-2018 that was for 42 months at a cost of $1,250. They told me I would get the refund, and I have that in writing, but it has yet to show up, and reimbursement of $109 for work that I had to have done after nearly a 2-week wait, right before Thanksgiving.

    I could write several pages here about how terribly I have been treated. Give me my $1,250 refund on new warranty service and reimburse me the $109 for service you said would be done, but never was that I had to get done so that we could use our kitchen. You have an opportunity to do the right and ethical thing. Everybody is watching! I will write a new review every 2 days until this matter is settled!

    Original review: When I bought my home, a homeowners warranty was purchased. On November 4, 2018 I called to request service for a plumbing issue that was covered by our plan. I was told that I would receive a call or email within 24 hrs. It took 48+ hrs before I heard from them again. They said that I would hear from them again once a authorized technician was assigned to the work. It took another 24 hrs. before I was told the date and time of the appointment. I was also told the name of the company. The appointment was set by them for Friday November 9 between the hours of 11-2. The technician did not show up until 4:15 P.M. On arrival he said he didn't do the kind of work that may be needed. He said he was not a licensed plumber. He said he didn't snake drains, that the job may require a licensed plumber and then left.

    It took Choice Home Warranty 5 1/2 days to send a handyman and not a licensed plumber to look at my sink stoppage. I called to tell Choice Home Warranty what was going on. They said they would have to file another request for service and that most likely it would take another 24 hours for a tech to be assigned. I told them it was kind of an emergency and we have not been able to use our kitchen sink, garbage disposal and dishwasher for 5 1/2 days. They said they were not an emergency company. Now we were looking at another several days in all probability until another technician would be able to diagnose and hopefully correct the issue.

    I am very disappointed in this company. What's the point of having a homeowners warranty policy if they don't take care of the issue. The review requires that I give them a star rating 1-5. I gave them a 1 star only because I could not proceed with this review without doing so. In my opinion they don't deserve any star at all. I called and spoke to someone in their resolution department. He didn't seem to care at all. He never apologized for the inconvenience. He was extremely argumentative. He had no people skills whatsoever. I had also renewed my policy earlier in the week, thinking that I needed the protection for my home. I had renewed for an additional 42 months at a considerable expense. I have since called to cancel the renewal and get a refund.

    There doesn't seem to be any sense of urgency with Choice Home Warranty to get things done. What a pity! I could never recommend nor will I ever buy another policy from Choice Home Warranty. They have failed to do what they say they will do. I wish I could have written a review of recommendation, but they just didn't deliver.

    I've been dealing with an issue with my refrigerator/freezer not freezing for the past three months. I've had four scheduled appointments without success. The first one was cancelled via email by Choice 90 minutes after the technician was supposed to arrive. I didn't see the email until after I called wondering why the technician had not shown. For the next three appointments, no technician showed up nor was I contacted. Each time I had to call to inquire the status of the technician and was rescheduled. Today, after the last no-show, I called customer service and voiced my extreme displeasure with their services. They placed all the blame on the technicians, but I could tell from the conversation that this was a very common practice.     Do not do business with this company under any circumstances. I have filed complaints with the BBB as well as Consumer Affairs. Their salesmen use high pressure, deceptive sales tactics to entice you to purchase their warranty. They were unable to resolve three out of five service claims I had in 11 months. I canceled my policies after a roof leak was left unresolved for over six weeks.

    They tell you their warranties are risk-free, but if you cancel they will charge you a $50 cancellation fee, and you will only be refunded a small portion of your purchase price. They do not cover everything that they promise to cover and they will tell you whatever you want to hear on the phone just to keep you from canceling. One person told me over the phone to lie to repairmen in order to get them to come perform service. Stay away!

    Process started off promptly and CHW emailed me to find a technician, as they were having difficulty finding one in a reasonable time frame. I found one, tech came the first business day after and he diagnosed the issue. Here's where the trouble begins. He calls CHW for authorization after diagnosis but there is a hold of 45+ minutes. He has to leave, and CHW has a callback feature which we decided to use. Tech is still around for another 30 minutes finishing up the receipt, etc but no call so far. I escalated to a resolution manager because it was clear their routine support was incapable of handling this. Except I spoke with a very rude person who started off saying I should have called my own tech (even though CHW emailed me and I had proof), then said I did not send the diagnosis (even though by that point I had sent it twice) and then tutored me that I need to be educated about the process and if I understood English. Recalling this experience with this person, make me furious now. Been 4 days since diagnosis and more than a week since my appliance stopped working. Still waiting for resolution. I will be filing a complaint with CHW, CPB and BBB over the handling of this issue.

    I made a claim on 10/24 for a problem with my furnace. The contractor called me with questions about how the process works because "No one would return their calls from Choice Home Warranty". I tried calling myself and got no replies either. They cancelled the appointment. I asked several times for a supervisor to answer my questions. NO CALLBACK. Red Flag #1. 10/31. Took them an entire week to find another contractor to do the work. Appointment scheduled for today 11/08 and again I called the contractor to confirm. Contractor made no such appointment and refuses to ever do work for CHW because "They never pay me". HE dropped them over a year ago. Now it's going on a month and my furnace is still malfunctioning, no one from Choice Home Warranty has ever contacted me and I am extremely dissatisfied.     It’s a ripoff. There is a loophole for everything. Most of the claims will not be covered it’s not worth your money.     On October 9, 2018, I submitted a claim for my washing machine not working properly with Choice Home Warranty. The first appointment available was for 10/15 with Bound South Inc. At this appointment, the tech was inside my home for roughly 16 minutes. He did not bring in any tools beyond a blanket nor properly examine the washer. I filed a complaint with Choice & they offered to send a second company out, Apalachee Home Services [AHS]. This appointment was on October 31st. I received a report from AHS stating, “the unit is not working due to a bad rotator shaft & stripped bolt.” They advised the washer “needed to replace the outer tub ASM rotator shaft and bolt” and with the cause listed as “normal wear and tear.”

    The next day, November 1, I received an email of denial from Choice with the reasoning, “It has been determined that the dryer [washer] at the home was not fully assembled upon the tech's arrival and there are some damaged screws from a previous repair.” I filed an appeal with Choice as well as called AHS. I spoke with AHS and their rep stated they never sent the diagnosis Choice was claiming and stand by the report I have. They additionally stated Choice called and pressed them to say the first tech company caused the damage, which they did not state.

    AHS called Choice & told them they never stated what is being claimed by them. Amanda, at AHS, followed up via email to me to inform me of her conversation with Choice and they told her I could have another opinion due to the miscommunication. I was assigned a Case Manager by Choice, Natasha **, who said Choice stood by their denial. I explained to Natasha, as well as other Choice employees, I have time-stamped cameras of both tech companies, the first never even took apart the washer nor had any tools, the washer is only 2.5 years old and has never been worked on or even examined aside by AHS on October 31, 2018 and AHS their self has submitted two items in writing to me in addition to calling Choice directly stating Choice’s claim isn’t true. I fully believe Choice Home Warranty is a fraud and knowingly creates false accusations and reports.

He replaced the electrical panel and had negative results and now he ordered a door switch, which is covered by Choice. He also stated that it could be the Latch which is not covered by Choice. I contacted Choice and said what if the latch isn't the problem will I be reimbursed by them? So this might not be the problem and you making me dish out money. Not only is the money the issue but the time it will take to fix the machine. So far it's been 2 weeks and I can see it taking several more weeks.     I needed a new thermostat because my existing one was bad. The only thing I was disappointed about that the new thermostat that was replaced it did not have humidity control. I asked the tech why I was not getting the same type of thermostat. I was told that Choice warranty only replaces basic thermostat.     Updated on 11/08/2018: Already wrote a review on this subject. We have a beautiful gas stove. Glass oven door, self-cleaning oven (currently not working). We don't have a cheap stove. Now they want to give $349.99 for a gas stove. We currently have a top line Kenmore stove, NOT WHITE, self-cleaning oven, light for oven $349.99 still is not enough to even put toward a new gas stove comparable to ours. I am tired of the games being played with us. The cheapest gas stove we saw was white, no glass oven door with oven light, not self-cleaning, and white. Completely not comparable to our stove. The cheapest that is not even near what we have, the cost is $600.00 on SALE. A stove comparable to ours is over $1,000.00 now. $349.00 isn't half the cost of ours. Come on people you can do better than that.

    When we chose Choice Home Warranty, it sounded like a company that would at least be fair to replace items they would replace. I need an oven, there is no reason why we should settle for less than the quality of stove we currently have. Never thought we would have these problems. Thought we chose the best home warranty company. Now they are proving us to be wrong. We wrote back and still no word back from anyone coming up with a replacement cost that is at least reasonable. Of course they did come to a better price than the first one. They said $155.00 for a new stove. The second price was getting more reasonable $349.99, but come you can do better than that.

    Please be more fair when you are replacing an appliance. Oh someone would think $349.99 is fair but when comparing apples to apples it is not enough.

    Please we are asking please come up to a more reasonable price toward a new stove comparable to ours. After many calls and the time put into all these calls, we thought Choice Warranty would be more fair. We have been without an oven for a couple months. This is not easy. Do you realize how important it is to have a working oven?

    This whole situation has been extremely stressful. You cannot even imagine how much stress this is causing. Please help us so we can have the confidence in Choice Home Warranty that we had when we chose your company. We want to continue having Choice Home Warranty with the trust we originally had in the company. Thank you for listening. But please we need an oven. We need an answer quickly. Tired of playing the waiting game is more than stressful and frustrating.

    Original Review: We made a claim for our gas oven which quit working. Called CHW several times because they couldn't find a repair facility for the oven. It is a Kenmore and they did contact Sears. Spent hours on the phone with CHW and Sears. CHW told us we needed to call Sears. Sears told us to call CHW. This went on several times before someone at CHW knew what they were talking about and said CHW should be calling Sears to arrange a service call. Well weeks later and many hours on the phone our oven still is not working. Sears service did come out and the part he had was broken and now on back order. We called CHW AGAIN to ask how long do we have to wait to have our oven repaired. We do realize they have not control over a part being back ordered, but what is a reasonable amount of time to wait.

    WELL we were told by a CHW representative that they would give us $155.00 for the stove. Where in the world can you purchase a gas stove with a self cleaning oven for $155.00. Well, they don't want to pay to replace the stove they are not able to have fixed but $155.00. Can anyone tell us where we can purchase a gas stove with a self cleaning oven for $155.00? This place is full of you know what. Wish we would have saved the money we have paid CHW and we would have enough money to purchase a top of the line deluxe gas stove. This has been a total exhausting, stressful situation.

    DON'T BUY PLANS FROM THIS COMPANY. This is an awful company which is morally and ethically bankrupt. They are cheaper in price but 100% fraudulent. Whatever money you will spend will be wasted. Only reason you would be tempted to buy their plan is cheaper. But believe me, they are really cheap and fraud as a company.

    Here are reasons you shouldn't buy them. 1) Their technicians are from Mars. You won't find their names anywhere. They will come, take a visual look and order parts. 2) They order parts from Pluto. It takes months even for a simple compressor fan to arrive. Forget electrical or electronics control panel parts. They want you to be frustrated waiting and do it at your own cost at the end. 3) They don't cover most common failures. 4) If somehow they can't disqualify one component from coverage, they have blanket formula "failure due to lack of maintenance". They denied my refrigerator claim because it was not maintained annually. 5) Authorization department who decides the root cause of failure and determine whether a claim will be covered is unreachable but their decision is final. It is natural not to believe the above when talking to their sales guy. But you will soon find that all of the above are true when you file a claim.

    If I could give ZERO stars, I would! Actually, well below MINUS ZERO stars! This has been the worst customer service I have ever dealt with! I am a realtor, and I have previously referred Choice Home Warranty to many buyers and sellers and I and my kids have used them - BUT NO LONGER! I have used this company for a few years, but never needed them. Then last year, my microwave door spring and light broke and I called them for the first time. They told me the door and light are not included in the warranty. Does that make any sense?! How are they not included? They are a major part of the appliance! Both are still broken.

    Then last week my dishwasher broke and I called them. They had a technician come out to inspect it, and then again I was told that it was not covered! I disagreed with the technician’s evaluation, as I am familiar with the appliances and believed that they purposefully diagnosed it that way, so that they could avoid servicing it. When I called again to request another technician to re-evaluate the situation, I left a message for a manager Ashley ** and after 5 messages and 4 days, finally she responded to me and told me that it’s not covered. While I was talking to her, she was so rude to me and kept telling me, “Do not repeat yourself” when I was trying to explain what the issue with the machine was and how displeased I was with the technician’s job and their evaluation. She didn’t even care or treat me like a valued customer. When I said I would cancel my membership, she simply said, “Ok, do you want to cancel now?”

    I can’t believe that when I needed their service, they treated me like this. So I have cancelled my membership and my children are doing the same. I am telling everyone I know, my buyers and sellers, and they will certainly not be renewing with Choice Home Warranty – if they don’t go ahead and cancel now, which I will highly recommend them to do. Save yourself the headache!!! They are a HORRIBLE CHOICE for home warranty!

    The Company Plumbers Electricians beyond send a technician, who came without tools, review the problem and went to his car to pick up the tool y en 2 minutes he told the work were done. He only tight one nut, but Saturday I clean the toilet and discover the tank of the toilet is a little loose. I recall the company and explaining the problem, but I do not know if they are going to send someone to review the problem.

    Updated on 11/06/2018: Issue was never resolved but they said that it was. I can assure you that it was not. The company took my money and closed the claim. I am not sure why they mark the complaint as complete and closed. They keep setting up an appointment with the same company. They cannot lie and say they came out because I have cameras on the outside of my house. If you are reading this please do your research before selecting this company.

    Original Review: I am writing this review because had I seen the bad reviews myself I would have made a better decision about selecting this Home Warranty Company. I seen the good reviews only but I did not keep searching which I should have. Please do not just take my word, go research using the Better Business Bureau website and searching other review websites. It will not take a large amount of time but it well assists you in not having to fight with this company when they refused to do the job that they are paid to do.

    This company has been sued for the same practices a few years ago and I just don't understand why they keep taking people's money and refusing to fix the problem. I paid my money service fee and I paid the technician to repair a clogged kitchen sink and both acting as if it is not something that I should want to have resolved. I am so confused as to why this company does not wish to do their job. If there are any questions or concerns that you have about this company please reach out to the person below because he does follow them company on a regular basis.     Not too impressed with your service. You contacted a hearing repair business that won't do business with you. I had to find this out on my own on the day you said they would come. I had the company do the work anyway because it had been 3 days since I made the claim and was freezing. The hold times to talk to anybody is ridiculous, especially when a repair person needs to get authorization from you to do the work. They do not and will not stick around for 20 while on hold to talk to someone. You really need to work on this.

    We have had to call Choice over and over again with waiting times that are unacceptable. We had a contractor at our home that charges $150 an hour and he waited 20 minutes trying to get an authorization number on your Auth line. He finally left our house and asked us to get one for him. I could not get through by telephone so I had to call him back (the plumber) and HOPE AND PRAY you would cover the costs. Your waiting time is horrific. I realize you are not an emergency service; however, when things go out in your home, it is usually during a time that is considered a crisis. An air conditioner will usually not go out until summer time. When plumbing is clogged and you can't take a shower or use your toilets -- this needs to be addressed immediately. Your services take so long to get approved and sent to our home, which is in a rural area, it is next to impossible for a solution to be resolved on a timely basis.

    Copper water piping had small slow leak. I cut wallboard above discoloration to expose pipe. Plumber (S and S Plumbing) sent by CHW spent approx 1.5 hrs INCLUDING 45 minutes going out for materials and repaired the pipe. Said nothing about repairing opening in wallboard. And then CHW declared the incident uncovered because leak caused by rust and corrosion. There was no evidence of rust or corrosion that I could find! So a simple repair that one would assume covered is not covered and the plumber now bills me for $245 for a simple leak at a pipe junction. I have only had 3 claims including this one and none of them were deemed to be covered for repair.

    Choice Home Warranty (CHW) is a waste of time and money. They train their employees to look for ways to deny customers request for repairs. Professional technicians come to your home and state the breakdown was due to fair wear and tear, CHW will find a way to deny the repair. Their replacement program is another joke. They will only give you pennies on the dollar making it impossible to replace any item you own. Again, CHW is a joke and a waste of time and money.

    Choice does not offer replacement based on the actual model that failed. They offered me about one third of what it would cost to buy the same unit to replace it. And then they are not going to pay for 30 days!!! I asked for a manager and was to he was a VP and was not "customer facing" - would only reply to a letter.     I have a contract with Choice Home Warranty. On 10/31, my sister (who was home at the time) informed me that the sump pump backup system was alarming and smoking, there was water in the basement, and the sump pump was making a strange noise (sounded like an engine revving). I rushed home and found the entire area where the sump pump is located filled with smoke. I called Choice to submit a claim and request a technician come to the house ASAP as it was an emergency. The representative nonchalantly informed me that someone would get back to me within 24 hours. I told him I needed someone ASAP and he said 24 hours is the best they can do.

    I proceeded to call around to plumbers to request an emergency visit. I found one who could move his other appointments. He arrived about an hour later, and I called Choice back again to tell them a plumber was there, and he informed that the sump pump had burned out and needed to be replaced. They asked to speak with the plumber. I put him on the phone, and they proceeded to place him on hold for over 10 minutes. There was an option for Choice to call you back within a few minutes and I selected that option as the plumber had somewhere else to be and needed to complete the work.

    Choice finally called back an hour later once the sump pump had been replaced. The plumber was still around, so he spoke with Choice at length about the work he had done and why the issue was so critical. After documenting the information, the Choice rep told me they would call back in a few minutes with a decision. They never called back. Later that evening, I received an email saying my claim was denied because I did not receive approval before the work being completed. Again, I’d contacted Choice twice before the work was started. They procrastinated and delayed the return call, which I'm starting to think was intentional until after the work was done. I submitted an appeal, which again was promptly denied. Run, do not walk, from Choice. They will take your money and will find every reason to deny your claims.

    I have been using CHW since my first home purchase and I would say my overall experience is worst. I would choose if there any other word than WORST. Logging a new claim is the only thing that is easy but servicing the claim is the worst. They promise similar or same replacement but they won't even come close to similar. For instance my GE double door refrigerator died one day and they told they will replace it but with a cheap single door apartment style that is not even worth $250 or so.

    Then came my HVAC. Their reason is the policy has an exception for corrosion and they will have cover any appliance that has corrosion. Now I have this broken water heater and then it's been 7 days and no response from the technician guy who last said he will order the part and fix it for me a week ago during his first visit. Even after multiple calls to both CHW and the technician they have decided not to respond to my calls. All this happened just in the last 2 years and I have 3 more years to go.

    This company is a joke. I should have never dropped American Home Shield to switch but they pitched a good sales line with cheaper prices and assured me there were tons of contractors in my area. Truth is there are no contractors in my area. Closest one is 3 hours away, so it takes forever to get someone to come out. Then Choice will find a way to deny your claim so they don't have to pay contractors drive time to come back out and fix it, such a scam. I can't wait for my year contract to be up so I can go back to AHS. Lesson learned trying to save a dollar.

    The sales guy made the deal look lucrative and sold the warranty coverage for 4 years which I paid in advance. Their coverage is really bad and they mostly deny all claims and yet charge co-pays anyways. The customer service reps are very rude especially when you question the denial of service request. They had promised to allow cancellation with prorated refund but now denying the refund with the stipulations they have in the agreement.

    We have a home warranty with Choice Home Warranty (CHW). Our dryer stopped working and so we contacted CHW to send a repair person to fix the dryer. They contacted a person and he came the first time and said he doesn't have the parts and so he will bring the part the next day. We waited for the person to come back the next day and he never showed. We tried calling but he never picked up the phone either. So, we contacted the CHW again and they said they will send another person and that person never showed up either and at this point our dryer had stopped working for almost 2 weeks. So, when we called the CHW again, they said that we can hire our own repair guy and CHW will refund us for the repair and they verbally promised to refund.

    So, we called Mr. Appliance and they sent their expert repair guy who said the belt is worn out and needs to be replaced. We called CHW to make sure that they will honor their promise for refund and they said yes. So, we told the Mr. Appliance person to fix the problem and he gave us a bill for $212. When we sent the bill to the CHW they rejected our claim and used lame excuse that the dryer stopped working because we did not do our due diligence in keeping the dryer working by cleaning the dryer vents. They are saying that the parts failed due to not clean dryer vent which is lame excuse and we told them that they should have done their due diligence by sending their own men to check our vents which obviously they did not do.

    We told them to call Mr. Appliance and they still did not do that. We told them that they should honor their promise and that the only reason we went ahead with changing the belt was because of expert opinion from Mr. Appliance which said that we should change the belt. So, in the end we gave CHW every opportunity to fix there mistake and they refuse to pay us back $212 they owe us and in the end the dryer didn't work and we had to end up buying a brand new dryer for $600.

    I purchased a TOTAL plan for two houses for 5 years in 01/10/2017. One for my residence, the other one for a rental property. The rep told me if I am not satisfied I can cancel the policies any time and the unused portion will be prorated. I asked him about the prorated rate and he confirmed that $25 per month.

    When I received the booklet after purchasing the policy, I noticed many fix are covered up to $500. And Bosch and some brands have special restrictions.

    On 08/22/2017, I made the first service call for a water leakage issue under the kitchen sink for the rental property. A technician showed up and told us the leakage was caused by the faucet pipe which he cannot fix until he got approval from the warranty company. Later warranty company called to inform me it was not covered because "FAUCET" and its accessories are not covered in the plan.

    I was disappointed and requested to cancel the policy. The rep convinced me to stay with an credit offer $200 to offset the faucet cost, I still need to pay out-of-pocket around $190 and I agreed the amount. Then the plumbing company did not respond and two weeks later increased the quote and asked me to pay more. I told the plumber not to come and seeked my coworkers help to fix it.

    On 01/15/2018, I requested to cancel the two policies. The rep helped me cancel one policy on my residence and convinced me to keep the other policy for the rental property. On 05/22/18, I opened another claim for the kitchen sewer. The assigned plumber was expected to come in two days to diagnose but the tenants could not wait. Also, the assigned plumbing company has bad reviews. Therefore, I notified the warranty company to close the claim and found a plumber myself.

    I called the warranty company to cancel the policy on 10/29/2018. I was told that I can only receive a refund $180.14. It was calculated as 21 months * $46.67 (not the $25 in 01/2018, not the sales rep confirmed amount), payout $290 to the plumber (even the warranty company only paid them $55 and nothing was fixed by them), and $50 cancellation administration fee.

    The first rep told me $180.14. I called again and the second rep told me $284.93, after I told him the plumber did not replace the faucet and the credit should not be used, he adjusted the refund amount to $519. After waiting about 15 minutes, he came back and told me ONLY $180.14 even he knew that faucet was not replaced. They said the sales rep gave me wrong information and the rate that calculated in 01/2018 is for courtesy which is no longer available. Also, the monthly rate recently increased from previous $41.67 to now $46.67. Be aware of all these before you decide to purchase a policy from this warranty company.

    We inquired about warranty on our appliances, they are getting old so we thought we needed to do this. Oh the salesman was so nice and he tried so hard to sell us a 5 yrs warranty. THANK GOD WE DIDN'T. If you touch the appliance or anyone has touched the appliance they won't cover it. You pay a copay of 75 bucks and then they tell you, "We don't cover." Also, they'll send a technician, pay the 75 dollars to tell you that for them to send a claim for approval they need to do a diagnostics that is not covered. $300 to $500 dollars. All a scam. Also, my air conditioner was not working, the technician came, paid 75 bucks, said the cover is rusted it has a leak. They don't cover this. Funny!!! They don't cover anything. DON'T DO THIS. SAVE YOUR MONEY.

    AC not running, fan only. The company sent out was a hillbilly that failed to diagnose the problem. Said line blocked and he flushed it. That did not resolve, I complained about it at the time and ended up having a new compressor installed by the same company I purchased the system from (Windsor). It cost me $1500, none of which my warranty covered because Windsor was not contracted with Choice. So lot of good the warranty did for me in this only claim I have submitted in three years. I have renewed for three years though figuring I would give Choice another opportunity.
