5 stars for the service tech, 5 stars for the ease of the system to place a claim. 3 stars for timeliness, thanking Jesus that the weather cooled down otherwise waiting 6 days to have a system serviced is not right. Premier Mechanical came to our home for the service call, very knowledgeable and very nice. Although our claimed was denied (I had to call our rep to get a full explanation, which made sense) the tech was extremely nice and arrived early in the morning like he said he would.

Our air conditioner started cycling on and off. Would go on for a few minutes, blowing cold air. Thermostat did not bring temperature down. Contacted Choice on line for service request. Got a quick response and appointment. Unfortunately the appointment was for Thursday. I called the provider and asked if it could be Wednesday, no problem and he switched it. Technician arrived and diagnosed and fixed the problem in short order. Very happy with the experience.

I had two house covered by them, for three years, they only cover small cheap repairs, anything else they make up excuses and won't cover it, or better yet they will tell you to find someone when it takes so long to fix something and tell you to pay for it and they will reimburse you, NOT they will only reimburse 60% and that's if they cover it.
We value you feeback as we will use this as an opportunity to enhance our services.

The I told the rep that I had been with Choice for over two years and I had forgotten to renew. I told him my last deal was $350 with a $45 deductible. He basically told me I was lying and it got very heated where we both were raising our voice. I asked several times to speak to a manager and he lied and stated he was the manager. Finally he hung up on me and I got back to a telephone rep who in turn connected me to his manager. As I was talking to the manager, he was in the background stating that I was trying to get the $45 dollar deductible. The manager assured me that he would be disciplined. I am still not satisfied and am seriously considering cancelling my order due to the way I was treated. I don't mind paying a little more and going with another company. I am still upset. I would love for someone to reach out to me before I decide to cancel the whole thing.

Updated on 08/27/2019: Attention attention. Please read Choice Home Warranty (CHW) policy prior to purchase. Don't be misled by the lower rate that's offered compared to other companies. I'm very concerned and I have come to the conclusion that it's time for me to move on without CHW. I have two policies and I'm sure it's going to cost me.
I've had no success with CHW for repairs for my HVAC for either home. Here's a few of my experiences with CHW: I am not receiving a quality technician. I've had technicians arrived to my house in their POV leaking oil all over my driveway. I file a claim, CHW assigns my claim to a technician. The technician contact information doesn't work. My claim has to be resubmitted. Now I have to wait for a new technician to accept the job. I recently had a claim for HVAC repair for my second home in late June '19. Service was completed and no report was given to me. The company that completed the job stated their systems are down and cannot produce the report.
It's been 2 months. This same system failed again in less than 2 months. The diagnosis, "It has been determined that the system is excessively low on refrigerant and unable to cool the home properly. Under EPA guidelines a system that is reported to be more than 10-15% low on refrigerant must have a leak search performed to locate the failed component for repair". Here's where the policy comes into play, it's already assumed that the system has rust and corrosion without even having an inspection. Translation, CHW will not pay for the component failure. Nor will they cover the leak search. Which is kind of odd because a leak searched was performed at my primary home with the same issue.
Now let's think about this for a second. Currently, my unit is reported to be excessively low on refrigerant. My unit was service less than 2 months ago. I reported the same issue yet no leaks were reported. The diagnostic test should have identified this the first time. I refuse to believe it just went excessively low within the past 2 months. But if it did, that would involve failure on the technician.
Conclusion, know your policies. Research the technician online. If you can't find them online there's a great chance you're going to need service again in the near future. On a lighter note, CHW talk about EPA guidelines yet the technician pulls up and leak half an engine worth of oil on my driveway. A little background about me. I'm a disabled War Vet who served my country proudly. So forgive me if I'm not comfortable with being messed over. God bless.
Original review: My HVAC has felled multiple times over the years due to a leak in the system and the main issue was never fixed. Fluorescent dye was added to my system in order to identify the location of the link however no technician has found the source of the leak. I have complained and have documentation of my complaints for the outsourced company that came out to my house to diagnose the issue and I also requested a new company that finally came out and diagnose the issue that I already knew. They put in their report that my evaporation coil was rusted and needs to be replaced because of leak and guess what? My system is not going to get repaired by Choice Home Warranty due to rust and corrosion. The question I have is what causes that rust? Is it the fluorescent dye or the overworked system due to lack of refrigerant?
I know the solution and I can fix it if I could however, I am a disable vet with a prosthetic. I have a working knowledge of HVAC and AC units. I repaired them in my former life. Spoke to my case manager today and basically they don't want to cover the total repairs yet offer to cover over $300 worth of repairs. Yet my question is if it's your policy not to cover it then don't cover it at all or pay for it all and own take responsibility. You have to have a moral compass about yourself and your business as something I learned in the military. If you read this please consider why it's not best to deal with Choice Home Warranty. If you do, ask the right questions prior to getting the policy. Know the details. If you decide to get a policy ensure the repairs are fixed within a 30 day. Request a copy of the documentation/report that is sent to them for your protection. I will tell you that it's easier to fight the Taliban and Isis than deal with Choice Home Warranty.
Thank you for you feedback a represantive from our Consumer Advocate Department will contact you shortly to answer your concerns.

CHW needs to vet their vendors better. My last few experiences have been very bad. I have 4 warranties with them, 3 rentals and my primary residence. Last week they sent a swimming pool person out to fix a leaking toilet. He came with no tools, took his copay and left saying he would get back to me. Of course that never happened. This week an AC company "On Time Air" made an appointment between 11am and 3pm today to check my AC unit. Of course they never showed or called. I called their office twice when they didn't show and had to leave messages that were never returned.
I called CHW and they called the vendor several times and could not get anyone. So they are going to reassign it to someone else. Here it is July 3 after 5pm so the best I can expect is an assignment to someone on July 5 with an appointment sometime next week. The temps here have been 96 to 100 with a heat index of 105 and I have no AC and no one seems to care. It appears as long as you can fog a mirror CHW will consider you a new vendor. Some of these guys don't even have a business card and the clowns at "On Time Air" need to change their name. Signed, One Very Unhappy Client. Maybe it's time to change to another warranty company.
We thank you for your feedback as our accounts reflect we have rectified this matter a represnative from our Consumer Advocte Department will contact you shortly in regards of detatils.

I did claim on my A/C unit first time and needed Freon. Even though they cover up to 2 pounds of Freon they never approved it. Second time outside unit fan motor went out. Technician said motor is bad and they did not cover it and they came up excuses that dust coursed the fan to go out and they didn’t cover it. Worst company and I’m pretty sure all the good reviews they have are orchestrated.

I am a relatively new customer to CHW. It was recommended by a friend, and I was skeptical after having bad experiences with another warranty company. However, I do like to have a warranty in place, something I can fall back on when the big bills come. So I gave it another try. When I called in with my first claim, there was an issue. The rep put the incorrect date in and it snowballed from there. Long story short, my claim was denied... (surprise surprise) I called in to speak with a supervisor, Brian who acted as though he was fluent on the terms of my claim. He spurted off all of these technical terms in what seemed like an attempt to confuse me, so that I would give up. It spoke as though there was no way that the damage was normal wear and tear. He also stated that there was only 1 cause for the AC unit to short to ground. Which was disputed by the technician sent out by CHW. So, I started the appeals process.
It was great that I had a primary point of contact. However, overall the process still wasn't helpful. The case manager Latay, point blank told me no matter when the issue would have happen, because of the claim type, CHW would not cover it. She stated the the AC unit should never break in that way, under any circumstances. Which is ridiculous. There were no warning signs leading up to the unit giving out. The technician sent out diagnosed it and did not notate any outside source of energy or acid in the lines, as stated by the supervisor and case manager. I asked if the technician should diagnose the issue to eliminate speculation, as neither the report or pictures supported their theories. The case manager stated no they do not require that. Well as the customer, if you're going to deny my claim based on a theory, perform your due diligence to ensure that you are correct. DO right by the customer.
Although we regret to hear that you are not satisfied with the outcome of your claim, we appreciate your feedback.

Updated on 09/03/2020: Always had issues with their services, the two times I needed to use the service it was awful. I decided to stay because they were apologetic and promised to do better but now that I am moving and need to cancel my services it is impossible to do so. Every time I call it's a long wait to get to someone that will transfer me to another department for which there is also a long wait... and then as soon as they answer they hang up on me. I have also elected the "call back" option and never received a call back.
Original Review: Worst company I have ever worked with. They are happy to take your monthly fee and service fee but it takes up to a week to get the issue fixed. It took 3 days to get someone out to look at my water heater and now it's now been 27 hours since the technician came by to diagnose the problem and he still has not submitted the claim and has to come back to fix the issue. When I called him he was guessing what the issue may be and wanted to come back and look at the unit again but then forgot about it the next morning and told me that he "was busy with all other claims they have him working on" and that he will get to it when he can. He is supposed to submit a claim within 2 hours and now it's been 27.
I have contacted Choice Warranty multiple times and they said there is nothing they can do because they are waiting for him to submit the claim. When I said that I no longer felt comfortable using that technician considering that he doesn't even know whats wrong with my water heater and that he won't have time to come back for another couple of days they said that they could have someone else come but that would prolong the process and that I would have to pay another service fee...and I have already paid for a service fee and no services have been provided. Only home with 5 days of no hot water so far. STAY AWAY! Horrible customer service and horrible technicians. Zero stars.

Please do not take this Home warranty. They are a bunch of cheaters. When you sign up they say everything is covered but when actual repair happens, they come back and say it is not covered. They will find all the excuses in the world. Also if you paid for 6 years $2000 and want to cancel after 3 years and if you got repairs worth $500 done, then would only give you $500 back rather than $1000 (they deduct the amount how much you spent for repairs). Very unprofessional. They need to be investigated for all these practices.

BEWARE - whatever you do, DO NOT give the representative your credit/debit card number. After I did give him (would not provide his name or representative id) he informed me he had a "better deal" for me. I do not do business with companies who do this. If you have a "better deal" you should have given it to me at the start of my call. This representative spoke over me, even when I repeatedly answered his question regarding why I did not want to proceed with the sale.
He LOL when I lost my patience and told him he was pissing me off. He continued LOL and would not put me on the phone with a manager or supervisor. He even told me he was the manager! I hung up. I called back and reported this to a supervisor (after two more calls) who said she would escalate it to the "Sales Management Team". I am highly uncomfortable that this unprofessional, super aggressive and rude sales rep has my debit card information. However, I will be checking my account closely for unauthorized charges.
This is my warning to you - DO NOT GIVE THEM your credit/debit card number UNTIL AFTER you have discussed pricing and the "BEST" AVAILABLE RATE/DEAL AT THE START OF YOUR CALL. I informed the manager, Grace (interesting name since the sales rep had zero grace), that I would not do business with this company if it was the top rated company or the last home warranty company in the world!! I will take the second highest rated company with professional and courteous sales reps before I EVER do business with this company! I would rate them ZERO if there was a zero rating.

Then I filed a claim for a dripping faucet in the bathtub and it was denied because they said plumbing wasn't covered but stated it was covered originally when I purchased the plan. I filed a claim back in Feb. 2019 for a dishwasher repair. The dishwasher stopped heating the water and the heating coil wasn't working. They sent out a tech who had handmade invoices and looked very confused on what he was doing. He spent hours on the repair. Came back with a new motherboard he said it needed and spent hours trying to work on getting it in. 3 hours later he did. The washer still didn't work after he left. I didn't want him back so we lived with it a few months then I filed another claim. The company that came out has since replaced another board. That didn't fix the problem so they came back again and replaced the hearing coil. That didn't solve the problem.
This washer is being rebuilt and still not working right. I just want a buyout. I can't take anymore time off work for incompetent repair techs to not know how to fix a dishwasher. Choice wants to send them back out again. I give up. They win. They wore me down. I'm going to buy a new dishwasher out of my pocket and I'll just cancel my annual contract with them. If there is an option for “ZERO STAR”, that will be what I’d rate them. Do not waste your money, stay/run away! We opened up a service ticket on (6/20/19). A CHW technician came and suspected a leak of Freon. I paid the CHW technician with the co-pay. However, CHW does not pay for the “leak test” and we hired a 3rd party licensed technician (with their prior approval) to perform a leak test for $150. The technician identified that there was a leak in the evaporator coil. We took a few pictures showing the evaporator coil is free of rust and corrosion. We sent the report (with pictures) to CHW and they denied the claim because of “rust and corrosion”.
We are very disappointed with this claim is not covered. My A/Cs have been well maintained. How a case manager sitting miles away and easily could come to the conclusion that there is corrosion when the licensed technician who performed the leak test on premise did not find any. It is unfair and unethical that for CHW just unilaterally deny claims. This is a scam. The case manager (Christine **) said that she has called repeatedly trying to reach us. We have never received a phone call from her. Our call log did not record any call from CHW either. Worse yet, CHW does not provide contact for further escalation to their management team. Hence, my advice is do NOT waste your money with CHW. Stay away. If CHW read this review and has a genius interest to resolve this claim (#**), I could produce all the email dialog for this claim. I’m still working to resolve this claim amiably.

We had an ac issue about two months ago. CHW sent out a technician who arrived in a car, spent 5 minutes testing the refrigerant level of the unit outside, never came in the house and evidently reported to CHW our unit had rust or corrosion so CHW denied the claim and charged me $60 for the inspection fee. I filed a complaint with the Ohio State Attorney General's office who tried to help. CHW told them that they had no liability because the issue was caused by rust or corrosion. They offered me $150 to make me go away. I just had a technician out, paid for an inspection and found out the coil is plugged up from oil in the system, it is copper and stainless steel, it cannot rust.
I called CHW and asked to speak to the authorization team who kept asking the same questions of the technician, who also happens to own Echos Air such as his name and company name. He also had to tell him 4 times what the issue was and repeated 4 times that there was no rust or corrosion and that the coil was plugged up not allowing the refrigerant to pass through the coils, turn to vapor and return to the unit outside. At the end of the conversation I was told that they would have a decision within 5 - 10 minutes, it has now been 40 and we have not heard a word. Bob ** Medina, Ohio

For my dishwasher replacement they first offered me 200 dollars with a congratulations mail. I don’t know if anybody can really get one for that. My main floor ac broke down last year and these as usual declined it saying they don’t cover leaks. Well my mom a lung patient was almost dying in the summer heat. I didn’t want to have any argument and so paid my own money to replace the unit. Now my other ac has failed. They sent a technician and technician said it was condenser failure during to the wearing of the system. They declined my claim.
I filed an appeal again and had it evaluated by another technician and he explained to me that this is wearing for the ac and it is the condenser failure. The company again is declining it saying it due to some electrical issue some fake story to decline. I am filing a complaint in the small business court and I am ready pay anything so this company does not run a fraud business like this. Please stay away. Deposit some money every month and we can cover our expenses, anyways they are going to decline everything. So why go though all this hassle? Well CHW let me get 3 more proofs of the condition and submit them as well to my case.

The tech recommended a replacement of outdoor unit since the unit is over 20 years old and saw performing a small fix like this will drive more failures weeks ahead. I sent my inspection report to them and then used all the ammunition they could find so they could exclude a "pre-existing" condition. I've lived in home 1 month. They would not give me a straight answer of what I would have to do to get the unit back in "working order." I am going to fire them. Biggest waste of $500 after less than a week of coverage. AC repair: Choice stated to me that they follow the recommendations of their techs when making a repair or replace determination. I had two separate techs recommend replacement of my 1995 AC unit and in both cases Choice decided to repair. On the second repair tech turned off unit and ice melted causing damage to my ceiling, which Choice said would have to be taken up with my home owner's insurance. My unit has been non-functional for over 25 days and I am told parts will not be in until next week so most likely will be a full calendar month of temps in the 90's and no relief. Folks, I have the most expensive plan, the Choice Ultimate. I bought it for a 6 year term and have 5 years left, so they really have to be convinced they can glue and tape this thing together for a few more years to be refusing to replace it at this time. (Both techs say: "It is old, it is trying to die, we recommend full replacement.")
Also, in addition to the $65 service fee, the tech can set their own rates for additional services. For example, to repair my evaporator coil, tech wants an additional $350 for "copper, electrical, and duct work modifications". This charge is not regulated by Choice and can be difficult to compare with other techs. (Choice does not have a list to compare their techs charges, further making it difficult to compare). And, if you do decide to go with another Choice tech you have to pay the new guy $65 as well, and be subject to their private service fees for anything Choice does not cover. So, once you have a claim, it is difficult to do anything but pay what they say or fix it privately.
I have attempted to discuss this with Choice and was given a "case manager" who basically managed me by saying: "It is our discretion to repair or replace, take it or leave it." Which is true, but it is heavily implied that in making this decision they will rely on the recommendations of the tech on-site. I have NOT found this to be true. My experience has been, over the course of several claims, that full replacement is a myth. They will repair and repair and repair if that is the cheaper option. The techs have now replaced a fuse box on the unit, a compressor, and the evaporator coils. These are expensive repairs and the unit is almost 25 years old. Yet, it was marginally cheaper to do all this and damage my ceiling rather than just do the right and ethical thing and replace the unit.
Choice also informed me that I was fortunate that I had the Ultimate plan or I would have been out of pocket for closer to $600 for the tech's 'additional services' fee. So, I have had about 7 claims in this first year, 4 of them for this same AC unit. Everything has been repaired, nothing replaced. Also, in almost every case, the techs have tried to get me to pay cash for services (adding freon, running a leak test, etc.) that they claim Choice would not cover. Don't do this! Call Choice. Verify. In EVERY case, Choice did cover these services and made the tech do the work under my plan. I am certain if I had paid the tech for freon, for example, they would not have reported the issue and just pocketed the money.
In the end, everything about this whole home warranty has been questionable. Let the buyer beware. Everyone in this scheme is in it to make money and they will manipulate the situation in order to do so with shocking ease. I have had several conversations with the techs and Choice and the stories never match. I suggested a 3-way call to force some accountability and was told by Choice that this was not allowed. How convenient, right? Now, when I call in a claim, I expect dishonesty and attempts to outright take advantage of me by all parties concerned. Again, the point is not to help you. The point is for them to make money. Beware.

My 1st experience with CHW was when I filed a claim for my garage door. The door would open fine with the remotes but wouldn't let it back down. The first company that was sent out was On Time Garage Services. The repairman claimed he was putting in everything new. He kept the new sensors and also took advantage of my elderly husband & instead of charging the $60.00, he conned him out of $537.00. I was at work & didn't know about it until I got home. The next repairman that came out was at our home for about 5-10 minutes & left with the garage door during the same thing. I notified CHW. This claim was filed in March 2019 but still isn't fixed.
The 2nd experience was when I filed a claim for my built in microwave. The 1st guy they sent out didn't do anything. The 2nd guy said he needed to order a part. Well, two weeks later he still hadn't returned. I called the company and a couple of days later he came out but stated the new part was shipped to him broken. Several more days passed and he returned but again said he was shipped a broken part. He ended up putting our same worn out part back on and said to just call again when it goes back out.
That 3rd encounter was when I filed a claim because both my central air units went out in a heat index of 110 degrees. They sent these men out that wasn't in a marked vehicle and the little vehicle looked like they wouldn't make it back home. Right away they diagnosed the problem that I needed a new transformer. He also said he would return the next day to install the new transformer. Didn't see him the following day but he called me the following Sunday stating I needed a new furnace with a fan and it would cost me $2,000+ dollars.
CHW didn't call me back but when I checked my email they specified the claim was denied because it wasn't properly installed. We had a contractor to inspect everything prior to purchasing our home and all the required inspections passed. This was just a way for CHW to deny our claim and for their scammer contractor to gain a profit. I've never before seen so many crocked people before like the ones that CHW contract with. It's not fair for them to get away with that type of crocked business. Disappointed TEXAN

Finally they asked me to do a replacement of appliance and the amount offered was less than the half of the actual market price of the appliance. I asked them for repair as the offer was too less and they denied to do the repair. I asked them to give a better offer as per the market and they denied it as well, rather asked me to install some unknown brand appliance in place of my branded super appliance of Whirlpool. Now after driving me with all the options out they are forcing me to take a replacement. It's not home warranty but a gunpoint offer to the customer, asking them to accept they offer nothing more than that. I felt so disrespectful in the way I was treated in getting an offer to closure. It happened to be 32 days into the contract, which meant 2 days from when coverage actually started. CHW couldn't find anyone to come and assess the problem & gave us the option of finding a technician ourselves. We finally found someone who would come look at it; he evaluated the problem (failed compressor), called the authorization dept. and reported the trouble and his evaluation was that it would be less expensive to replace the refrigerator. He was hung up on twice, put on hold three times, and spent an hour trying to give CHW the report.
A short time afterward, CHW emailed me that this was a pre-existing condition and therefore wasn't covered. I requested a claim review and was told over the phone that compressors don't just fail and that there had to be signs of failure several days to a week before (there weren't any signs) and so the fridge was failing before the warranty took effect. Their "good faith" offer is to pay us $300 instead of fixing or replacing our refrigerator. Our alternative is to hire an attorney. This stinks!

1. Located inside confines of main foundation of home or attached or detached garage (with the exception an air conditioner) - Air conditioners are located outside for a reason, Freon is poison so being outside the A/C is subject to rust because lines are made of metal. You want no rust, make them vinyl.
2. Become inoperative due to normal wear and tear - When anything is turned on it is subject to wear and tear, complete common sense.
3. Contract does not cover any known or unknown pre-existing conditions - define pre-existing? Using an appliance is pre-existing.
4. We are not a service provider - You take my monthly payment. That is a service provider. You call contractors to repair or replace appliances. That is providing a service for me.
5. Contract covers SFH, new homes, condos, townhomes, and mobile homes under 5,000 square feet. - My home is 1440 sq. ft. My service call is $60. A SFH in Scottsdale, AZ of 4,500 sq.ft. service call is $45. Both have same contracts. Why the difference?
6. We pay up to a $75 trade service call fee per claim or the actual cost, whichever is less. - Define service call from actual cost? Contractor stays 10 minutes, $450.00 an hour.
7. Service fee applies if you fail to be present at scheduled time or cancel a service if in route to your home. - Do customers get paid when contractor does not call, not show up, pay for my day off work when this happens.
8. Clothes Dryer, Clothes Washer, Kitchen Refrigerator All components and parts included except: Rust.
9. Air Conditioner/Cooler: Included: Repair/replacement will be performed with 13 SEER equipment and/or 7.7 HSPF or higher compliant - I have 13 Seer that is over 20 years old, located outside, I cover every winter, so there should be no rust, no wear and tear, and in pristine condition but water is involved. Hmmm. Everything outside should replaced, exposed to elements and human nature, you cannot replace any part of a Seer 13 unit with a Seer 15 part. Entire unit inside and outside needs replaced with Seer 15 unit. That is $8,000-$10,000. Not my choice but the Federal Government. Breaking or short cutting Federal law is breach of contact and negligence as this is a life necessity and Federal law trumps any conditions when life is involved. Complete Goodman total A/C unit, 3 ton, can be delivered and installed for $3,000. For units at or below 13 Seer, we are unable to facilitate repair/replacement of failed covered.
10. Water Heater(Gas and/or Electric) Excluded: Rust and corrosion - In my lifetime, never had a water heater that did not rust. Tall water history are history. Small wall water heater units will be mandatory in 2022.
11. Electrical System Included: built-in bathroom exhaust fans - So you pay $20.00 for fan and I pay $200.00 for electrician.

They're liars and the whole program is a scam. I called in for an air conditioner not turning on. They sent out a tech a couple days later to look at it. I paid the deductible and he advised us that the compressor had failed noting the age of the unit and submitted the claim and diagnosis to CHW. CHW denied the claim citing owner maintenance as the catch all, subjective loophole to avoid paying the claim. We called the tech that looked at the unit and asked if he submitted that diagnosis. He said he did not and sent the following statement by email: Choice Home Warranty issued a work order to look at your air conditioner on June 18, 2019. (Reacted) arrived and diagnose the problem as a failed compressor. The cause of the failure is unknown. (Redacted) submitted a diagnosis with cost to Choice Home Warranty for compressor replacement. Diagnosis was denied.
I appealed the rejected claim and was assigned a case manager. I supplied the technician's statement and was was still denied. Initially, the rep claimed that the technician told them that it was a user maintenance issue until I shared that I knew that was not true and I have evidence that her statement was false. The story then changed to "we have pictures from the tech that we based the determination on.". When I demanded the pictures or any evidence supporting their determination, the rep told me that I am not allowed to see those, they are for internal use only. As I continued to press for a reasonable explanation, the rep hung up on me. She also did not return or acknowledge any of the 3 emails I sent her. She called my wife once to tell her it was denied, but did not call me directly until the day after I called, left a message, and called the main number demanding an explanation.

If Choice Home Warranty is one of the brands you are looking PLEASE remove them from your list ASAP. This company is terrible. Choice is AMAZING when you contact them to purchase a warranty. Outgoing, upbeat, willing to answer all questions. However, when you call to make a claim I would bet money that it would be easier to get the President of the United States on the phone. If and when you get a claim started and get a technician to your home I can absolutely guarantee you that a repair will NOT be made. The tech will have to submit his findings for approval, then re-schedule an appointment to come back. This went on for over two weeks to repair our home AC.
We live in Phoenix and this was ongoing during the middle of June and daily temps were over 100 degrees every day. I did not speak to one single agent that showed even a slight bit of empathy. They simply do not care!! Eventually I called a different company and paid to have the system repaired. I then called Choice and cancelled my policy. I am STILL waiting for the balance to be credited to my account. I am currently sitting on hold, which I am sure will be over an hour, to check the status of my refund. Do yourself a favor. Do a Google search for reviews on Choice Home Warranty. They are horrific!!!!

This company is fraudulent at best. NOTE: THEY ARE NOT BBB ACCREDITED for a reason. They will seek every means to get out of covering your higher end systems, and have $500 caps on almost everything as well...which means that if you have an issue with a system, they will start deducting from that cap over the year. RUN AWAY. This company may seem cheaper, but they seek every means to not cover you, and send technicians that are sub-par.
I had two separate pool/spa companies show up over the course of the year, for two systems requiring four visit for some reason ($180 cost). Both of these hacks looked at the system without actually tearing it down, and then provided CHW a quote. Not only were these inspection reports WRONG (wrong parts, or wrong system complaint), but because they didn't know what they were doing, I was told I wasn't covered because the incompetent technician described a system component that I didn't even request service for! I cannot tell you how fast to walk away. Wait, yes I can. Again, RUN!! Go with Old Republic, or SEARS. These clowns have cost me $4000 in repairs just this year, not including the service fees and monthly dues.

I believe appliances that are old and need replaced are way more expensive today than in the day when I bought the dryer which was 28 years old. Just the cost of living over a 28 year period raises the prices 300%. I paid $279 for the dryer in 1992 and Choice offered $299. $299 will not buy you a ceiling fan these days much less a dryer which are well into the thousands as is every appliance. Choice needs to review what a new appliance costs. While Choice is a very good company, what they pay to replace an appliance is really a joke.
So what happens when my A/C which is over 20 years old and is a seer 12 and the law now is a seer 14 which means you don’t take the compressor out and all is good. That is a fire hazard with the aluminum wiring in my home which would be another problem for them in electrical. What Choice needs to do is get a company to replace and install at the price the company provides. Choice can get a good price strictly on volume. I would guess if they were to do that, they could get an $800 dryer for $500 just by volume.

On 5/20/19 I filed our first claim with CHW regarding our dishwasher not cleaning properly. A service tech came on 5/24/19 and submitted that the unit needed to be replaced. I was not contacted by the claim rep, Latrice **, until 5/26/19, and unfortunately missed her call. I returned the call less than 2 minutes later to receive her voicemail and left a message. I then tried to call for the next 4 days, with no response or return call. Finally after calling customer service to ask for another claim rep she called. I was offered a replacement price of $179. Mind you, this is for a dishwasher with a stainless interior, hard food disposal, ultra quiet, with every bell and whistle. I spoke with Ms. ** and explained that per the policy of replacing a unit, with comparable functionality and features, $179 was unacceptable. She then offered $260…
After denying that she asked me to research and email her comparable units. The least expensive that I could find was $699. I emailed Ms. ** on 6/6/19 with the information SHE requested. After no response, I then emailed and called on 6/10 and 6/12. Finally on 6/18 I called the main number to speak with someone else. Now, a month after filing this claim, I received a call from a rather hostile CHW "manager" stating that they "have the right to offer cash back in lieu of repair or replacement in the amount of our actual cost". I asked if she could provide me with a quote/invoice showing CHW's "actual cost", and offered for CHW to replace the unit if they were able to do so for $260…
She then gave me a song and dance about color, style, and CHW not replacing the unit because they were concerned with me receiving something that I will not be satisfied with or match my kitchen. I informed her that I didn't care, we will be remodeling, and all I want is a functioning dishwasher as I have five kids. She said that $260 is all she could offer, there was no manager higher than her, and gave no other solution other than me cancelling my policy. I would highly suggest thinking twice before using this company. They are happy to push you into a multi-year contract upon purchase, but then use fictitious pricing with no proof, to offer significantly less than what a replacement would cost.

I was a Choice Home Warranty customer for little over 10 months with my townhouse. My current SF house home warranty has expired and since I already had CHW on my townhouse, I thought it will be a good idea to be with the same company. So, I got the plan that covers all of HVAC, Plumbing, limited roof, Garage. I got the plan in Feb and as summer was starting, my HVAC unit stopped working twice in April & May months. First instance was because the unit's capacitor was not working. Fixed with a cheaper element. Done.
Second time it did not work because of 2 reasons - a) Water condensation in AC unit and leaked all over. b) Freon low. I called CHW about these 2 problems and they did not cover any of these events. I understand water condensation might not be covered, but low on Freon? How will an AC unit work without freon? Agreed that mine is an older unit, but the sole purpose to get warranty is to get this fixed in case of any problem. CHW denied my claim saying the unit's freon has a leak and that’s because of corrosion. That was lame reason. Any outside unit is bound to corrode, but copper lines getting corroded? I did not understand how that can be construed as a reason for denial. They also indicated that my outside fan (Lennox condenser) brand is different than the inside unit (Ruud furnace and coil) and hence that is also another reason for denial.
I already was out of cool air in my house for 2 days before the technician came and with this denial I was very angry. I asked what were my options and they indicated that a thorough leak inspection and freon top off is needed and that will not be covered by CHW. The only consolation they said is they can pay $100 towards any of these costs. I asked them why I should I have home warranty when such events are not covered and they were just dodging with irrelevant excuses instead of fixing the problems. They did not have any answer and I decided that time itself to cancel the policy.
They were on defensive mode to try make me understand that other appliances/items are covered. I felt like they were being total crap and did not say anything except to cancel the warranty. I was out of AC for full 8 days. I have 2 little kids. Me and my spouse can survive but with kids it’s really difficult. None of it matters to them. Do not get home warranty from this company.

A pretty major issue causing no air at all to come out of any vents in my bedroom. Also an issue that Choice Home Warranty’s service technician failed to find and document. Please find attached diagnostics receipt and feel free to post with my complaint. ORIGINAL REVIEW 06/20/2019: If you’re trying to save money and don’t plan on using your home warranty at all this might be the way to go, However, if you are looking forward to having somebody help you when you are in need of service Choice Home Warranty is a terrible decision to make. They write in loopholes and fine print to deflect liability for the services they say they cover. They send technicians that cannot complete the job and are not even qualified to do the job. You end up paying a $65 call out fee for these technicians to look at your issue for 10 minutes and tell you they cannot solve them because they are not the right service provider (see receipt provided).
This time they sent an AC tech to fix an air balance issue we were having and the best he could do was recommend somebody who COULD do the job(non-Choice Home Warranty technician). This has happened to us all three times we tried using them in a year. Then when you speak to customer service there is no supervisor there to assist you and no recourse for you to take. We bought Choice Home Warranty because of its price efficiency but in this case you get what you pay for. We have tried to use their services multiple times for basic issues including HVAC, appliances, and sprinklers and it has been a hassle each and every time. Biggest mistake I’ve made in my home buying experiences. Take my advice and don’t make the same mistake.

Before coming and seeing the unit, he warned that Choice Home Warranty has been on a "denial binge" and would not likely cover the repair despite us having purchased a 3-year Total Plan warranty that covers the HVAC system. His inspection found that the blower fan has stopped working and would be a $400-500 repair. This is a unit that he inspected last year. Last year, he found nothing that suggested that it needed to be serviced in any way. He did not state that the current issue was due to lack of maintenance. Choice denied the claim.
Upon appeal, I was told it was due to lack of maintenance as determined by Choice's technicians who have never been to my home or seen the unit. I am confused as to how a technician who has never seen the unit can make the determination that the failure was due to lack of maintenance. After pleading my case with a representative - who was quite difficult to get a hold of - I was offered $160 as a "goodwill" gesture. $1000 warranty, $45 deductible, and they offer me less than half of the cost of the repair. CWA has their customers over a barrel as their own technicians are able to determine the validity of a claim (sight unseen) and their contract allows them to refuse ANY claim they so choose. I now understand why they were recently sued for such a large sum in New Jersey.

I have the Choice Ultimate Plan with Choice Home Warranty. Filed an AC claim on 6/2/19 and have been put on hold, disrespected, told my unit was improperly installed 12 years ago and they would only pay $250 of the $500 repair bill. The AC service that came out after one back ordered part and 2 wrong parts 9 days after my claim, cut wires that created more needed repairs to my unit and now a $2000 repair bill which they won't acknowledge without the AC service verification.
AC service won't return calls, emails or texts. Doesn't seem to exist on a Google search exception California, has no record of license with Texas Dept of License and Regulations. What do I do in Houston Tx with my AC out and no cooperation from the Home warranty service I contracted in good faith that they would be there for me IF I needed them. Choice Home Warranty advertises that they will be there for major equipment failures and specifically references air conditioning etc. My experience was a prolonged dead end. My AC unit was not blowing cold air. I called the warranty and the technician was called out. He was literally at the house 10 min. Said I would hear shortly. No phone call etc. I finally had to call and found out they emailed me a denial.
I called in and was given a representative and initially I wanted to speak on the phone. Well, I soon found out this was next to impossible. When you call in you are always sent to voicemail. So I opted to email. Basically the claim was denied due saying it was due to rust or corrosion which is apparently in the fine print. I asked them to show me where the rust or corrosion was affecting the unit. Basically the response was I needed to prove it to them it was not. They said statistically this is the case so the claim is denied. I was extremely disappointed as if you are going to deny a claim you should have some basis or evidence. Basically a 10 min visit with no investigation was the basis for the claim. They wanted me to have tests performed to prove it was not...
This went on for weeks, initially getting a discussion was impossible. At the end, the representative said she could not email anymore and needed to speak on the phone. The representative finally offered about the same amount of money that my future premiums would be until the end of the contract. This really upset me. I requested they discontinue charging me and I realized I did not have the time nor energy to fight this.
My impression of this business model is to offer the customer the same amount or less of what they have already paid or will pay. It is bad faith and I believe you are better to put the premiums into a savings account for your own future repairs. I was very disappointed. If you look at the website, it make it appear as they will offset major repairs and make it easy and convenient. There is a lot of red tape so buyer beware. We were a paying customer for years.

I have had CHW since November 2018. So far I had to make claims 4 times. I had my heating system fail on two occasions. I got my claim honored but each time the technician was available after a week when we needed immediate attention as the interior of our house was freezing. Each time the tech came and made a simple adjustment for which I had to pay the service fee of $60. Could have cost much less had I called a local handyman. When our drier was having problems, we were given $299 as the company felt it was more cost effective to replace the dryer.
I later found that a decent dryer costs much more than $299, with added costs for shipping and installation. Right now we are having a water leak problem since June 9, 2019. The city alerted us about the constant running of water. The tech assigned by CHW came and found the leak is happening between the water meter and our inlet control. As this is outside our house foundation, CHW denied the claim per their terms. Again spending $60 just to find the leak is outside the house is rather disappointing. I am on a 5 year contract and hope the service (benefits that I get for the cost of the warranty) gets better in future. Right now I would say I am okay and hence I give 4 stars rating.

The technicians said we have a clean unit but it is old and worn out and needed replacing. Choice denied the claim since there were exclusions that could not be controlled by the owner therefore this warranty does not cover it. This same thing happened with our upstairs AC unit. It needs replacing NOT due to lack of human maintenance but to uncontrolled variables that are considered excluded by the warranty. Claim #**. I purchased warranty service from Choice Home Warranty. My wife had brain surgery and I wanted piece of mind knowing if something went wrong with items covered under the warranty I could use the service to get the item repaired or replaced. At the beginning of June 2019 my AC stopped working. I made the phone call to file a claim, the next day I received an email that stated they are unable to get a technician to respond to my residence for diagnosis, they gave me an option. Called reimbursement option that allowed me to call a local HVAC technician to respond out and diagnose. I chose this since the weather was very hot and I needed ac for my sick wife.
The next day I was able to get a local technician out, he diagnosed the problems and called the toll free number and reported to choice that the the inside units motherboard was not operational, the fan was not working and the outside AC has a small leak in the coil system. He gave a quote on prices to fix it. It must be noted that my system is an older system, when I purchased the warranty. I gave the salesman this info and he stated it doesn’t matter, it will be covered as long as no misuse or obvious abuse that’s not normal wear and tear. I spoke to my technician and he said it’s just older and it just needs fixed or replaced.
Later that evening I received an email stating the claim is not covered because the leak in the AC is caused by rust (their opinion site unseen). Not once did did they mention anything about the inside unit and the issues with it. I called and the representative kept repeating what the email said. It felt like she was talking in circles not answering my question about the inside unit, only thing she said is I would have to appeal the decision. I appealed the decision, the next day I received an email that stated I was assigned a case manager Tashay **. I spoke to her on the phone and she continued to advise me that the claim is not covered and after checking with her “technician” site unseen it is their opinion that the failure in the motherboard and blower motor was caused from the leak in the outside AC unit.
I’m not a technician but I’m not stupid. This makes no sense. I can’t believe they won’t even try to fix what’s wrong. Just simply deny the claim. Ms ** advised me I could have the technician call again and speak to the technician Line. I asked him and he advised I would have to pay another service call because the last time talking on the phone was Time consuming and this time of year he is very busy. He also stated that his report the first time was very detailed and suggested I cancel service with choice because he can’t understand why this would not be covered. He works a lot with many different warranty companies and has never heard of this reason for denial.
I will be canceling my warranty and I will write more reviews based on this incident. I can’t stand by and let other people pay their hard earned money for peace of mind that a warranty supplies to need it and have to go through what I have gone through. If you’re reading this do not choose choice home warranty. Find another one and read reviews. Don’t believe what a salesman tells you. Very disappointed. I’m left now with a unit that doesn’t work. It was a good experience. Thank you so much for taking care of this in a timely manner. I am very pleased with the level of customer service that was received. It took some back and forth with the vendor to try and get the right schedule, but we made it happen.

Rob was knowledgable and friendly. He answered all of my questions. He's a very good salesperson. You should give him a raise. The pricing was reasonable and if you wait they have better deals to get you to buy today.

Wayne was wonderful! Easy to deal with and very polite. He didn't give me a long terrible sales pitch and was to the point! I also had another home/referral that we discussed and he was very good about that as well.

I had noticed a noise coming from my freezer and called for a repair. They came out 2 days later to look at it and took pics and got model number and other info to order parts. Told me to defrost it and that I would have to keep doing this until they come and fix it. You can see how much food I had in it. I told them I had went to the store 4 days earlier and spent a fortune and could not afford to lose any of it. So before they left I had asked how long will it take. He says 6 to 10 days. So after they left I realized that the freezer had went out and I had to go and get some big ice chests and I have been using it down.
My problem is I'm going to lose all my food because it will take too long to get fixed but if I hired someone out the phonebook they would of fixed it that day and everything would be fine. I feel if you have a warranty on stuff like this I think they should go out their way to fix stuff like this. They shouldn't make the customer wait like this. I called to complain and that didn't work either. I'm not happy at all.

Updated on 07/12/2019: On June 7th, I filed a claim with Choice Home Warranty to have my central air unit serviced. It is now July 12th (one month and counting), and I still have not seen a technician to investigate the issue. In that time, three different technicians have been assigned to the case, and in each instance, the technician never showed. I expect to receive an email any day now from Choice saying my claim has been re-assigned, and will probably have to wait another week before actually being assigned a technician. A phone call to Choice gets the canned, "We'll escalate this." Companies that have been assigned so far: A&L Mechanical, Zopatti Heating Company, Pro Air Heating & Air Conditioning.
Original Review: My first call to them was this past winter when my heating system wasn't working. The technician who came to the house said the system was air bound due to the facts that several pumps had failed, allowing air into the enclosed system. All Choice heard was air bound and they told me it was a maintenance issue and that wasn't something they covered. Their own technician said it wasn't a maintenance issue (as well as two other home heating specialists I had to the house on my own dime), yet they overrode these assessments and denied the claim.
Now I'm trying to get service for my central air unit. It's been over a week since I made the claim, and so far nobody has been assigned the claim. Do technicians not want to work with Choice Home Warranty because they don't pay? Or because all claims are denied and it's a waste of time going out on their service calls? For a company that's been top rated by Consumer Affairs, they're giving poor quality customer service.

Do not use this company. They employee totally useless contractors and fight you on every claim you make. The only claim they actually fixed for us was the knob on our oven, it took over 3 month and three different contractors to replace it. Our AC stopped working and the contractor they sent out told us that it was the compressor and that Choice would not cover it because of rust. I was informed that the compressor for my unit is no longer made, but they would be happy to instal a new unit for me for $6,000. We hired our own AC repair guy for find out they had just unplugged everything and all we needed was a new thermostat.
Our fridge was making a funny noise and Choice sent a guy that said it was the compressor and said it was not fixable. Choice offered us $600 to replace the fridge, which was way below the replacement value. We finally agreed and closed the claim. 10 days later my husband canceled our policy. Which Choice decided meant the we didn't want our check. They are complete crooks. DO NOT USE THEM. I'd give them zero stars if it was possible.

Please review your contract before signing on with "CHW". I bought a contract from them July 2018. I had a total of 2 service calls as of 11 Jun 2019. I placed a service call on 25 May 19, for AC service because my unit was cooling my home. It took from 25 May - 11 Jun 19, to get closure on the status of my "AC" repairs and I got denial of repairs from what was written up from Golden & Golden Inc., HVAC tech.
Overall "CHW" final decision was that my unit non-operation conduction wasn't from wear and tear and they couldn't make repairs. I took this as a slap in the face, when they offered me $200.00 assist with my repairs. My contract was paid in full with no delays but leaving your home in their care would be a mistake. Cheaper isn't always better and I suggest you read the entire contract. Dishonest and their rating aren't what posted. As retired veteran a lesson learned and be careful of who may be working together when it comes to the warranty company and techs they assigned for services. Again as of today 11 Jun 19, I still don't have any type of cooling system and thanks to "CHW" they're little to no help. Totally disappointed customer! James **. Augusta, GA
