I did take one call that gave us a very nice discount. My husband said no to it. The contact person said they would call back that evening to see if we wanted to go with a shorter period, 3 yrs vs. 6 yrs. Since then two other names have tried to contact me. My phone was on silent, so they left voice messages. We are going with 1 yr plan as of now. Thanks and please stop calling.

I had a problem with my bathtub valve that was leaking. Home Warranty sent a plumbing tech. When the tech arrived I paid him $45 for service call. He checked the problem and found that the cartridge in the valve had to be replaced and was not covered by CHW. That was ok. Still the cartridge had to be replaced. So I told him to fix it and I would pay for it. The problem took 15 minutes to fix. He told me the charge to fix problem was $180! If I had known that I would have replaced the cartridge myself! So the I paid $ 45 for the service call and $180 to fix the problem. I think that $180 dollars to fix the problem was excessive! If I ever have a plumbing problem again, please do not send this technician to my home again. Thank you.

Came home last Tuesday to a kitchen floor full of water, my refrigerator ice maker line had ruptured, knowing this was not a covered issue. I called several repair places and had a technician come out, which I paid a service call $100 - was told the ice maker was shot but that I had worse problems. That the compressor was covered with frost and there was as a bar on the back of refrigerator that controls air flow and temperatures that was completely rusted out. The food, fresh fruit & vegetables had been freezing for several weeks, I suspected there was a problem. So having A Home Warranty with Choice Home Warranty I decided to check my policy and noted that this was a covered expense.
I have had five other policies with Choice with my three homes in Alabama, never had to file a but felt confident they were the best company out there. So I called and filed a claim, It was three days before a technician they found could come to our house. So on Friday my sister took off work to be at our home to meet with technician. He arrived on time and was very professional. He told my sister that the refrigerator had two areas that needed repair but it because of the age of refrigerator, parts were no longer available and he would notify Choice Home Warranty, someone would contact us. He received his $75.00.
Two hours later I received an email telling me that another technician was being secured to give me a second opinion on my refrigerator or I could get someone myself, pay them and Choice would reimburse me with in 30 days. I called Choice and told them they would have to get someone as Two people, I had already paid for service calls, to the tune of $175.00! Had said it could not be repaired.
So, received a message Sunday afternoon a technician would be at my house between 7-11:00 am Monday morning, never asked if this was convenient or a good time for me. So today a technician from Another company shows up at 11:30 am, didn’t call or text me, came in, pulled out refrigerator, cleaned a coil. Told my husband who took off work there was nothing wrong with refrigerator! So within minutes I got this from Choice home Warranty, "We have received the diagnosis for the recent claim you have submitted. The assigned technician has found that the system has no mechanical failures and has advised there are no repairs needed or recommended at this time. Thank you for being a valued customer of Choice Home Warranty.”
My food is still freezing in bins, the temperature controls are set as high as possible and we are buying ice. Was not expecting a big reimbursement - always believed in this company! Have spent $500-$800 over 10 years with this company. Will not recommend them to another person and will not renew my policy with them Ever! Choice Home Warranty just so you know We have a lot of other choices! It won’t be your company! Deborah** & Judith **, Cape Coral, Florida.

I went online to explore options with home warranty and submitted my email address and telephone number. I was called by one of these generated leads. He did not ask me why I was looking at different warranty options. He did not ask me what issues I have the reasons for looking elsewhere. During the call I made it clear 3x that I was very happy with lowering my monthly bill and by signing up for a much lower monthly rate would help me out considerably. He continued to try to sell additional packages with an immediate payment of $1000. I was clearly not interested in that. He then tried to pitch another yearly plan of payments of $300 in 4 installments. I was again NOT interested in that.
I feel that he really was NOT listening to me at all. I still want services and warranty through Choice, but I felt pressured for other plans that I wasn't interested in. This could've been very clear if he asked me these questions in the beginning of our conversation. I only received 1 email with the address on the policy that was incorrect. I had to call back this evening to have that adjusted. I wanted 2 separate emails with 2 separate policies showing 2 separate transactions. I have 2 properties. This was not done. I hope training can be conducted to find out "why" people are looking into additional warranty options and sales representatives can use that to get the customer what he/she wants.

Choice denied my claim stating the tech told them my problem was because of calcium build up. I nor the 2nd plumber I call could show me this build up. The tech that was sent told me my problem was because of wear and tear which means it is old and has lost its flush power. This is the 2nd time I have had problems with a claim. l asked choice to send another tech to show me a calcium build up. They would not. I do not agree with choice. And is not satisfied.

They tell you anything to get you to sign up but have an out for not paying for anything! Would definitely not recommend!

Shorty story waiting 10 days for a heating element for my stove. I called a local company that I always do business with and they said they could have the part in 24 hrs and immediately have it installed. I have made 4 calls to the contractor that took my $65 and he said he has no idea when the part will be in. I called choice warranty 4 times and they agreed that is way too long. They offered me $140 which would have been the price they were going to pay for the contractor.
I called back the local person I mentioned earlier and they want $165. I called back Choice Warranty and they said, "You pay the difference." I asked what about the $65 I already paid to the contractor, they said that’s my loss. So if I had used my reliable contractor total cost would have been $165. Now if I wanted to go that route I would have to pay over $200 for a job that with choice warranty should only have only cost me $65. I switched from Sears warranty to choice warranty and I am very sorry I did.

Updated on 02/07/2020: On 11 Jan 2020 Choice Home Warranty was notified my heater stopped working and that I was running emergency heat (normal furnace mode). On the 12th They assigned C&D to come out. C&D Cancelled immediately stating they never accepted the bid because I am over 2 hours away. On the 13th Apex Mechanical was assigned and came out that same day. Apex determined the compressor failed internally. The voltage was checked. It was good. The system was checked for acid. None present. Technician stated the compressors usually last 13-15 years but there are ones that just fail early. The Apex Technician went back to his shop to call Choice Home Warranty and notify them of the findings.
While the technician was on the phone with Choice Home Warranty explaining of the internal failure, he received a email stating the claim was denied. He wasn't even done talking to them. The Technician called me up and let me know the claim was denied and he didn't know why or even how they could deny it. I soon received an email stating the claim was denied because the compressor failed due to non-normal wear and tear. I called Choice Home Warranty to ask what non-normal wear and tear is and all they could say was the compressor failed before its normal life expectancy of 12 years. (it was just under 5 years old.) So I asked, "The manufacturer warranty was for 1 year and you wont cover it till it is 12 years old?" And all they could say was it failed before it was 12 years old so it failed due to non-normal wear and tear.
I asked again what would be considered non-normal wear and tear and all that was said was it failed before it was 12 years old but I can appeal the findings. I took a few days before I wrote my appeal. I talked to the technician, did some research and found many internet pages (a lot on HVAC tech question and answer forums), a lot of questions about compressors failing before 10 years, before 5 years, even 1 year and found one where the brand new system (new construction) wasn't even 90 days old. I understand the ones under a year are manufactures warranty issues, but not everything over a year old has a warranty.
The best warranty from a manufacturer is only 10 years on the compressor which is still under the 12 years Choice talks about. Most are just 5 years. So I did my appeal, sent it in with some hyperlinks to the sites that back up my claim of compressors can fail under normal conditions in under 12 years. Explained the technician stated there were no obvious signs of non-normal wear and tear, as in dents or damage to the outside unit and nothing close to the unit to cause it to run hot. He also identified there was no acid in the system so no pipes were brazed together without neutral nitrogen gas being ran through the system and where the technician they hired said the compressor just failed internally. I informed them that I have the system serviced 2 times a year as required by their contract but I had been doing that since I bought the house and that was before I bought the home warranty through Choice.
I received an email from the claims manager on 20 Jan. I called her that afternoon and left a message, called her again on the 23rd and followed it up with a email. She called me up, said she "reviewed my claim" and said "since the compressor failed due to non-normal wear and tear the claim was denied". I asked what is non-normal wear and tear and she said it failed before it was 12 years old. I said, "No, that is a presumption. Since the compressor is hermetically sealed you are guess it based off your company's expectation that the average compressor will last 12 years. There was only a 1 year warranty on this compressor and if you do not cover a compressor till it is 12 years old there is 11 years I could pay for a home warranty that states it covers the compressor (with no caveat to the age of the compressor)."
She put me on hold and said she was going to review my contract. I told her to contact Apex and talk to the technician to get clarification and she stated she would not do that. She came back and little later said the claim is denied and referenced paragraph A-2 of my contract which states the equipment will be repaired or replace at their cost if the equipment "becomes inoperative due to normal wear and tear" (picture included) but she could send me $200 to help out. I asked where it states in the contract that certain parts are only covered if they meet an estimated age requirement. She only stated it failed due to non-normal wear and tear.
I had the Technician called Choice Home Warranty again to explain there were no open windings, no damage to the compressor or outside unit, no acid, no voltage issues, that the compressor just failed and that you don't know why it failed because you cant take it apart without ruining it anyway. The Choice representative that Apex talked to said he would take the information, send it up. It has been two weeks and no return calls or emails. I have attached the reference in where Choice denied the claim and also pictures of the contract covering the heater.
Original Review: I have been waiting to get my water softener (an added expense to the contract) fixed for 2 months now. Just this week I had a plumber come out, he contacted Choice Home Warranty. Told them the softener being 14 years old is wore out, they called me and denied my claim saying the plumber said it was sediment buildup and offered me $150 to help pay for labor to install a new one. I turned it down saying I would call the plumber. Plumber told me he told them it was wore out and since I had a whole home filter sediment couldn’t get to the softener. I called Choice Home Warranty back, was put on hold so she could call the plumber. When she got back on line with me she stated the plumber said my home filter system failed and allowed sediment to get to the softener and again offered me $150. Denied it again. Contacted the plumber. He sent her an email to help clear it up.
Now I get no answer from my calls or emails. Now, when the claims manager called me, asked what was going on as I was explaining to her she said “hold on for a second while I read the notes” then said, "Oh it’s denied because of sediment." That told me she didn’t review anything prior to calling me, she did not read my appeal letter and certainly did not listen to what the master plumber had to say.
We regret to hear your frustration. We would like the opportunity to provide you with a satisfactory resolution for you. In efforts to assist, our Consumer Advocate will message you directly to further address your concerns.

Updated on 02/29/2020: My previous negative review should be upgraded due to the Company's later response with an offer to settle; which I accepted. I realize there are people problems with online communications, so I snail-mailed the documentation to the Company's home address. They resolved the issue.
Original Review: The contract will not pay any claim without prior authorization. They will not give authorization until they send a rep to inspect. The rep to inspect promises to come but does not. Your HVAC contractor gets the parts and you wish to have heat in the house. What to do?? Save the parts so they can be inspected. Contact the company and explain. They say they will only pay their "scheduled amount" and will send a code for the HVAC contractor to call them and verify the need for repair. They don't send a code. They deny the claim. I send all paperwork by mail. They deny the claim. I am a real estate broker in two states and will never recommend this company again.

My washer began to leak from underneath. The 1st technician sent by Choice Home Warranty told me the washer was done, not worth the cost to fix. Took the copay and proceeded to not turn in a diagnosis to Choice, turns out the tech sent has a criminal record and no known business. After much complaining, I was able to get another technician out, only after refusing to pay another copay, as the first one was already paid. This technician confirmed what the first said, that the washer needed replaced. I was then told I would be given $250.00 towards a new one. Obviously, that doesn't begin to cover a new washer. They bumped it up to $300.00, again, after much complaining and having to call someone since the case manager never bothered to contact me.
Now, my garage door opener is listed as being covered, excluding everything involved in making a garage door opener work. I've been paying $40.00 a month for over almost two years, I should have saved my money since this warranty company has so many loopholes that help them keep your money without having to pay for a thing.

A couple hours after he left, he called us saying he received an email from Choice Home Warranty stating that the service would not be covered. He suggested I call Choice Home Warranty to find out why the claim was denied when it is a covered part and was just approved to be fixed. He also asked us to call him and let him know why it was denied.
1-6-2020 I called Choice Home Warranty and I spoke with Elizabeth employee # (would not provide # or last name) she proceeded to argue with me for over an hour stating “they did not have a decision” at that time as well as advised me that they tell all their technicians that come out not to tell the customer whether or not the claim is approved or denied and they should stay quiet and let the customer receive an approval or denial letter. I explained to her that I had NEVER received a letter from them about approval or denial. She then changed and said it would be an email. She stated I should receive a decision within a couple hours (I did not receive an email until the next morning which was a denial letter).
I asked to speak with a manager and after a 10 minute hold, she came back on the line and stated there was not a manager there and that I would need to call back tomorrow (1/7/2020) and ask customer service to connect me to the Determination department. I insisted she take note of everything I said so I didn’t have to continue to repeat the entire story time after time, she assured me she did. I agreed to call back the next morning.
1-7-2020 I called Choice Home Warranty and spoke with Melissa employee # (would not provide # or last name) and asked her to transfer me to the Determination Department. She asked what the issue was and I replied that there should be notes on the account. She then refused to transfer me to the Determination Department because a decision had already been issued so I would need to visit their website and submit an appeal. I demanded to speak with a manager. After 20 minutes of her telling me what the manager was going to tell me I again demanded to be connected with a manager whom was capable of speaking for themselves. I was put on another 10-minute hold that was finally answered by Fredida (manager) employee # **.
After going back and forth with her for over an hour, Fredida submitted an appeal to the case management department and stated I would receive the contact information within 4 hours. I instead received an email stating I should receive the contact information for a Case Manager within 24 hours. After another hour I received the information to our assigned case manager, Paula **, who requested I contact her right away. I called the number and entered the extension and was sent straight to voicemail. I left a voicemail that included the case number, name on account, contact number and asked for a return call as soon as possible. I also followed the call up immediately with an email letting her know I had called and left a message.
An hour later I tried to call again and still it went straight to voicemail, I tried 3 additional times and still was sent straight to voicemail (during the stated hours of her being available). I spoke with the technician, Anthony, that came out to fix the unit yesterday (01-06-2020) and told him what they said the reason for denial was. He explained that there was very little dust on the blower motor (he took pictures) and that it is impossible for consumers to clean those parts as they would have to completely take the unit apart to access the blower motor.
He further explained that if the consumer did in fact try to clean the blower motor it would cause it to be unbalanced which IS in the (“CHW”) clause as NOT COVERED. He stated that they were deliberately trying to avoid fixing the AC unit that has worked for 23 years until now. I have a copy of the diagnosis that Anthony submitted to (“CHW”) and nowhere does it state that it is broken due to lack of proper servicing. The AC unit was just serviced in September 2019. I finally received a return call from the case manager, who left a message on my voicemail and also sent an email. I was asked again to return her call, which I tried to do but got voicemail again. (She did note in her email that we would need to speak clearly and include certain things in the voicemails because ALL voicemails are translated into email messages).
This is not the only issue I have had with Choice Home warranty not covering items that are “claimed” to be covered. I submitted a request for my water heater to be fixed through a lady (unknown name due to refusal to give) with (“CHW”) customer service and because she put down the wrong part name that was broken, even though we tried telling her that was the incorrect part name, the claim was denied and I was forced to purchase a new water heater after paying my monthly fee the service fee for them to send a company to come and look at the water heater. The Technician also tried to tell her that the part she was reporting as broken was incorrect. She argued with him saying that the part he was talking about was technically named "whatever term she used" which is NOT COVERED in our contract.
After an hour or so he finally gave up and left it to us to handle (I don’t blame him). He also told us that His company had decided that once they completed the tickets they had already received, they were canceling their contract with (“CHW”) due to them denying most claims and if the claims were approved, it was taking them months to get paid through (“CHW”). We had to purchase a new water heater as well as tear out the sheetrock that had molded due to the water heater breaking and replace it all, from start to finish (which cost additional funds).
I submitted a request for my clothes dryer to be checked and fixed and (“CHW”) sent out a company to “fix” it. The first “issue” the technician said was the issue he got approved and ordered the part and came back 2 weeks later to finally install it. Once the install was complete and the technician had left, I found the old part that was removed from my dryer laying in my front yard. Two (2) days later we had to call (“CHW”) again because the dryer still wasn’t drying the clothes. They sent the same technician out and although he was not happy about having to come back out, he determined that the heating element was out. He spoke with (“CHW”) and got an approval and ordered the part.
After 2 more weeks he finally showed up to “fix” the dryer. He spent 3 hours in my living room talking about politics while he let the dryer run. He claimed it heated up well and was fixed. I went to dry a load of clothes only to find that the dryer still wasn’t getting hot. I received a call from (“CHW”) asking me to take a survey about my experience and to please rate them a 5. I explained that I could not take the survey because the dryer still was not fixed. The gentleman opened another ticket and the same Technician was sent back out for a third (3rd) time. He then expressed that he was not happy to have been sent out when he had already “fixed” the dryer twice before and it must be something we were doing to the dryer or just didn’t know how to run it.
He spent 2 hours looking at our dryer while cursing under his breath and sent my 14-year-old son to “clean out” the lint trap under the house (my son was not being paid to do the job of the technician). He finally came to a conclusion as to what the issue was and while putting our dryer back together, he broke some clips. He ordered what was needed to “fix” the issue and the clips he broke and had them sent to my address. The day they arrived we called and let him know they had come in.
Several weeks passed and he FINALLY came back out to “fix” our dryer once more. (note it has been over 2 months since our dryer worked. We were having to take our clothes to the laundry mat which was costing us additional funds on top of the service fees and monthly fee to “CHW”) I am not sure what he “fixed” on the dryer other than replacing the clips he broke (except for the one he broke again while trying to put back on) but our dryer still was not fixed. In order to dry one (1) standard load of clothes (it didn’t matter if it was light material or heavy material) the dryer had to run for 5 FULL cycles to dry the one load. I contacted CHW and was told that the technician turned in a completed ticket that stated the dryer was fixed and there was nothing further they could do to fix it. I was forced to purchase another dryer even though CHW states if they cannot fix it, cannot get the parts for whatever reason they will replace the appliance.
I searched the internet and found several lawsuits for fraud against Choice Home Warranty, including Arizona and New Jersey. I found one (1) lawsuit that had been settled for over $700,000 (against “CHW”) and was settled out of court. I also found several class actions lawsuits against Choice Home Warranty and forwarded our information to them and will await a response from the attorneys regarding the class action lawsuit. I also found many, many pages of complaints on the BBB site (there were 4,830 complaints made against Choice Home Warranty on the Better Business Bureau website, as of June 28, 2019.. there are currently 5,263 complaints on the BBB site as of 01/07/2020) for Choice Home Warranty doing the same thing to countless customers which is offering a service and using a term “normal wear and tear” to deny the claim and avoid paying for the product that is “claimed” to be covered.

Water heater replacement. When I originally called it in, person repeatedly asked me where it was leaking. I told her multiple times out the bottom but that didn't satisfy her. Finally told her the question was stupid because how was I to check the bottom of a full 50 gallon water heater! However, when tech arrived today and talked to claim rep, was pleasant and asked needed questions. Claim was denied and not at all happy as typically what fails on water heaters is the tank. Will be sure to tell friends and family to not bother with your insurance.

Updated on 01/11/2020: Another Home warranty screw up. I am a maintenance property manager for a large company and unfortunately some of our clients choose home warranties for their maintenance needs. The latest is they mixed up 2 of our calls. They sent an appliance tech to look at an AC and sent a HVAC tech to look at a fridge. On the ticket they crossed up the property owners or policy holders. Then they had the nerve to say we missed the appointment. No, their vendor called the tenant and said they were here to fix the fridge. Tenant said there is nothing wrong with the fridge and there wasn't, it was their heat. In the end our tenant went days without heat and claim was denied for some BS reason as they always give. It's always something that is not covered.
Even when they cover something like a water heater for example, they say well you have to do $800 in upgrades to bring it to code. I can have a water heater installed for $800 any day of the week. Why would I need to pay choice for their "coverage" only to have to pay an additional $800. We work with several home warranty companies and they are all in the business of denying claims. They are quick to deny for any convenient reason. Their vendors are slow to respond and I could never recommend anyone company. As for Choice, if I don't like you I might tell you to get them for "coverage". Might as well save you annual premium for any maintenance needs that come up. You will win in the end. They are a business not a charity. If they weren't making money off you, they wouldn't do it.
Original Review: I am a property manager and unfortunately some of our clients have chosen a home warranty for their maintenance needs. We process hundreds of work orders weekly. On a recent claim, Choice Home Warranty sent the wrong vendor to the wrong address and then tried to say we missed the appointment. Had we not caught I am sure you would have taken your fee and said nothing further. Choice Home crossed 2 of our work orders and sent a fridge guy for an AC and the AC guy for the fridge. If it's not one thing it's another. Over the hundreds of claims we have had though I have never seen them replace an AC system. I think they did a cheap oven once but they always have an excuse on why the appliance or HVAC is not covered. Our clients are losing money paying these crooks.

I filed a claim. A technician showed up 3 days later on 1/7 and after a half hour told me the claim was denied. He left, I called customer service and challenged it. I was told I'd get an email in the next "couple hours". When I did it was a rejection stating that they don't cover the water tank on water heaters. They don't cover the tank? You don't get the lists of what's covered and what's not until you sign up and make the first payment. It was covered and and electrician was at my house in less than 24 hours. The company was chosen and scheduled for me. The electrician they sent was timely, professional and possibly saved my family's life.
After checking all the light switches and accessible outlets. He asked me about getting to an outlet behind the bed I my guest room. Very disappointed! Salesperson claimed CHW provides the best total plan when he sold the plan to me in 2018. The contract document states Including "All components and parts necessary for the operation of the heating system". However, choice Home warranty rejected to replace gas valve in 5-year-old Lennox furnace after waiting for 12 days (12/19/2019-12/30/2019) without furnace in cold December in Michigan. We reported furnace failure on 12/19/2019. CHW sent LACROSSE HOME SERVICE to conduct the diagnose (Central control board failure) on 12/20/2019 and authorized it. Then Lacrosse Home service has no communication. The office has no ring tone.
CHW kept us waiting 24 hours whenever we call. Finally, CHW started the job from the beginning again on 12/26/2019, sent another service to diagnose the issue on 12/27/2019. The 2nd diagnose was Gas Valve failure. Now we were not sure which one was correct. We had to pay extra to hire a local service to diagnose one more time and confirmed that the issue was Gas valve. CHW then rejected with option to appeal on 12/28/2019. We appealed on 12/28/2019 and case manager called to reject the claim again late on 12/30/2019 again. Our experience for this furnace repair is even worse than no CHW plan. We bought this plan all the way to September 2021. There is no refund if we withdraw the plan from now on. Horrible company!

I cannot get with this company to do something about moving the date up so I can get HEAT. No answer with them and have been calling all day. I ask if Choice Home Warranty to see if they could get me someone to come out sooner than 5 days from now. All you would tell me is to call the HVAC Co to see if we could change the date, and like I have told Choice that I can not get hold of them.

I have a Choice Home Warranty and my 1996 gas hot water heater was leaking slowly and I paid $75 service call to be told that they could not fix it because they no longer make that part. I was told by the inspector that he recommended the water heater be replaced. The company advertise on the internet that you never have to worry about your appliances and etc again. “If we can’t fix it we Will replace it”. Lies.
They never tell you when you're buying that they have the right to pay you directly for the part. Even in the contract you receive online it still says first and foremost that if we can’t fix it we will replace it. A few paragraphs down they stare they have the right to just pay u for part. They can arbitrarily make that decision. Never was this ever told to clients. The licensed water heater repairman says that the never replace. They do all their clients this way. They already have a class action sit filed against them. Call me **.

I have a Choice Home Warranty but I would strongly NOT recommend them to anyone. It’s the worst company. They don’t have a tie-up with good technicians so if you go with them, you have to spend the extra money and you will never get reimbursed for the extra you spend. Be cautious. Here is my experience with them. I reported a water leak issue to choice home warranty and they assigned Daugherty Plumbing. The technician came and went up to the attic and came back immediately (within 5 mins) without even checking the issue. He told me that, "There is no water pipe going in your attic so the leak is from the roof." I paid him $65 and then he left. Then choice warranty assigned another technician to check the roof leak since I have limited roof leak coverage.
The technician came and checked the roof but he did not find any issue with my roof. He then went up to the attic to checked and found that the leak was from one of the vent pipes. In fact, he told me that water is dripping and it needs to be fixed by a plumber as soon as possible. I paid another $65 to him as well. If the plumber had diagnosed the issue during his visit, the issue would have been fixed much earlier and also I would have saved $65. Then choice home warranty assigned the same plumber to fix the issue and asked me to contact him to schedule an appointment. But, he did not pick up the phone after several calls. So I called the warranty company again and they gave me an option to go with my own technician and reimburse the amount. I did that but they did not give the full amount to fix the issue instead offered only partial(only around 30%).
I called customer service but no help. It’s a rip-off. At the end, I ended up giving $130 to choice technicians and fixed the problem by hiring my own technician. Again, be cautious. While purchasing a home warranty, they will talk nicely but when you go for claims, you will see their true face. Pls, stay away from Choice Home warranty.

I ended up cancelling the second claim and replacing the unit out-of-pocket and as a result of my unit going out my dog died of heatstroke. Now my water heater went out and has been out for a week because Choice Home Warranty would only pay for standard shipping but I guess it's better that I smell bad than to lose a family pet... Hopefully my water heater gets fixed soon but it's over 7 years old so who knows how long it will continue to work.

If they had asked me to rate the Warranty itself I would have given it a -10/10 because I pay and pay for months and months and pay for extra coverage for things such as a refrigerator only to find out that they won’t cover the claim due to 1 poorly worded reason when there are 5 other things that the claim should cover. And the option to appeal is baloney. I will add that my last claim on my oil burner that was leaking never even got a technician to respond and so I hired my own and then realized that trying to get that reimbursed from CHS was like filing for an act of Congress. I am switching my home warranty to AHS if the refrigerator claim appeal doesn’t get approved.

I have a small child and 2 elderly people living at my home, and we've had to use space heaters since October. The first appointment they sent an incompetent technician out who lied and told them they replaced something on my unit which is news to me because they told me I needed gas. Then they sent someone else out who determined the valve or something was cracked. Of course ANYTHING to deny the claim. What's the point in this warranty if you never repair anything? And don't get me started on the appeal process. Just another way to waste your time. They pretend to be reviewing it only to tell you the same thing. Then they over talk you when you're trying to just get help. Worst customer service I have ever experienced.

On Thursday I placed a service call with Choice for my washing machine. A technician was sent to my home the next day. He wouldn't accept a debit card as payment for the service call so we had to get cash to pay him (would have been good to know that beforehand). He stated he didn't have the belt to repair it but would come back on Monday and someone needed to be there. On Monday we made sure someone was home all day. No technician and no call. On Tuesday, tried calling the technician but he wouldn't return a call. Called Choice and they stated (after placing me on hold to call the technician) that the technician would call me within an hour. No call.
When I looked online at the status of my claim, it stated that the repair was approved by Choice on Friday and parts would be 3-5 days according to the technician. This morning, after another call to Choice, the technician called me. He stated he was having personal problems and hadn't been able to get back out to complete the repair. After he picked his son up from wrestling, he would call me back to let me know when he could come back. Should this be acceptable? It's most definitely not professional and I feel Choice needs to correct this, but they are not willing to do anything further except to wait on this technician. This is my first service call but I am definitely not impressed with Choice's selected service tech, nor their unwillingness to step in and correct this matter. HORRIBLE HORRIBLE HORRIBLE company to do business with. Scam artistry at it's best!!!! Please avoid by all means!!!! On May 9, 2019 I was called by a gentleman named Barry from Choice Home Warranty because they could see where I had been researching warranty companies....anyhoo Barry told me all the enticing benefits of being with Choice. I told him from what I was hearing he sparked my interest but before I can commit to anything I would need him to go over my CURRENT warranty contract with me and compare if they covered all and if not more than my current company. Barry said yes, yes, yes, to all my questions. That and the level of professionalism Barry showed is what made me even change over to Choice. Now let's fast forward to 12-13-19 and $313.36 in contractual payments when I have to file my first claim.
The heat in my home went out all of a sudden. I called Choice and they instructed me it would be no problem to get a tech to my home to look at the heating system. On 12-14-19 which was a Saturday – keep in mind I was contacted by R&H Heating and Cooling letting me know they would be coming out that day to look at my unit. The tech explained to me that the heat had went out due to the wheel coming of the shaft of the unit. They told me it wasn't uncommon and they would communicate that with Choice and don't really see it being a issue which would be about roughly a $829.00 job give or take. Only hold up would be giving Choice and myself a quote on how much it would be exactly and how long the whole process would take because again it's SATURDAY and the parts warehouses are closed.
The tech left my house around 3:20pm and exactly at 3:29pm I was receiving a email from Choice saying my claim had been denied. Now due to my insane disbelief I called Choice and asked how in the heck was my claim denied and the tech just left my house???? The representative told me based on the analysis the tech gave they concluded it was a uncovered part!!!! Now how in the heck of deceptive practices could that be when I asked the rep specifically asked if the policy covered all things involved in the heating and air conditioning units and Barry and Choice assured me it did!
Let the rep tell me the wheel coming off the shaft was not normal wear and tear even though it's in the attic of our home which is 10+ years old which 3 of those years we owned it and both Us and the previous owners have taken care and pride in our very lovely home with regular routine maintenance and care. So if there was to ever be a problem with the wheel, shaft, blower would they not think we would have known prior to this because the air and heat have been working completely fine up until 12-13-19 with no problem.
She told me I had the right to appeal their decision and escalated it up to a case manager. So on 12-16-19 I received a email from a Choice case manager by the name of Eddie ** asking me to contact him. After SEVERAL calls and a email (because I assume my family having no heat wasn't important enough to return my calls or email) I FINALLY got a hold of Mr ** who told me that according to the techs who work at Choice – mind you he told me there were two who read over the analysis – they determined (without ever even looking at my unit) that the wheel coming off the shaft was not normal wear and tear and NOT the technician from the R&H company which I was previous told was the determining factor which apparently was a LIE! The Choice techs wherever they work made that determination. Which is why they don't have any plans on covering it.
The ** man told me to look at it like a car if your driving a car and the wheel comes off, that's just not natural which is why it would be a uncovered item???? REALLY ARE YOU FREAKING SERIOUS!!!! So you're comparing my heating wheel a non mobile unit to that of a vehicle which is driving everyday???? I much rather him told me GO TO HELL rather than insult my intelligence with such a off the wall comparison. I immediately cancelled my contract which out of $313.36 all they saw fit to refund me was $39.17 because I had just paid my dues on the 9th. Go figure. Lucky me!
Livid, lied too, deceived and suckered would be good definitions of how I feel right now but luckily enough my husband is a attorney and I have started my process of suing Choice Home Warranty and even found other people who they have deceived in my state as well as others and some have been helpful enough to write letters and statements to show just how crooked this company is!!!! It's the principle that people work hard to have nice things and make sure they purchase necessary contracts as such to keep their nice hard worked for properties and companies like Choice takes advantage of that!!!! ENOUGH IS ENOUGH.

Buyer Beware with Choice Home Warranty, they will make up problems to avoid paying you despite professional technician opinions. We had a small crack in our furnace, in the heat exchange. Our furnace is 26 years old. Two separate technicians from two different companies, both came and took a look at it. Both agreed that the crack was due to age and normal wear and tear. Choice Home denied coverage claiming it was moisture damage from a non-existent humidifier. There is no humidifier attached to the furnace and there was no leak. When we told them that, then they claim that they will deny coverage because furnaces are supposed to last 30 years and since ours is not 30 years yet, moisture must have caused the crack. Never mind the furnace is 26 years old, and two actual professional were confident in saying moisture was not a factor. How dare our furnace break down 4 years early, the nerve!
Beware, if your appliance breaks down before the "expected" shelf life date, you won't get coverage. We applied for many appeals and they wouldn't budge, even after the techs went to bat for us. Even one of the technicians when he found out that we have Choice Home told us good luck, they will find any reason to not pay out. When a company has a reputation among the industry professionals, and it is a bad reputation--red flag alert.

I am a landlord who has owned several rental homes and commercial property and have used other warranty co. with great success. Choice dropped the ball at every turn and I cancelled my policy. Basically in a nutshell we had a high water pressure problem from our main water line in the house due to a bad pressure regulator on the main water line as diagnosed by their chosen plumber, damage was caused to the power vent on the water tank and damage also to the tank itself. The high pressure in the house and the high pressure in the water tank damaged the thermal expansion tank.
Choice basically had everything excluded and repaired nothing, their case manager Sherice ** had limited knowledge of any of the mechanics of the plumbing or hot water tank, actually had no idea what the main water line pressure regulator does or where it's located. Her response on why there are so many exclusions on the policy "It's how we keep our premiums low". Worst warranty I have ever dealt with.

When I called your contractor to tell him, he stated that he was not planning on coming that day between 7 am and 11 am. He was only going to call me and set an appointment. This was a stoppage of water in the plumbing system. This problem could not wait. It needed to be fixed ASAP. It has ruined my carpet in 3 rooms and that is another expense because of waiting on you to send someone before you told me to call my own tech which I did.

First of all I think that you need to know that I am a Licensed Real Estate Agent here in Corpus Christi and I have a lot of influence on my Buyers when it comes to choosing a Home Warranty. I had a Home Warranty with American Home Shield for 2 years and became unhappy with them, when I had a leak under my Kitchen sink during the Christmas Holidays and their only plumber that they used in this area (Population 350000) could not get to me for 5 days. So, for 5 days I couldn't use my Kitchen sink. This summer I researched and talked to several different Warranty Co, and decided to go with your Company and I even bought a Contract for 5 years I think.
Anyway, I have had a claim with a Ceiling fan and because it was just the light kit, your Co. wouldn't cover it. $65 later I had to buy a new fan. Then we had a leak in our pool, and just before the Leak Detection people got here, they called and said that they didn't think y'all would cover it, so we cancelled that Claim, saved ourselves that $65. Then I had a problem with my AC/Heating Fan running and making quite a bit of noise, so because I have a Home Warranty I made a claim and the Technicians came out and checked it out to find that the motor was going out. So, after talking with Carrier and y'all they said that Carrier was going to cover it, because it was covered under the Carrier Warranty, but that we would have to pay $100. for the Labor.
Now, my ? is I have paid $65 and because the Unit is covered under the Manufacturers Warranty which saves your Co. $700 or $800 We are being forced to pay $100. for the Labor. I am right now asking myself. "Why am I carrying this Home Warranty?" Maybe I need to cancel and get back the unused portion. I have played Telephone Tag with a Case Mgr. for 2 days to no avail and I hope that this gets to her. Thanks, Tinker **.

Our home is only 3.5 years old. At the two year mark, I decided to purchase an extended warranty mainly to cover the A/C. Having lived in 3 homes prior, I’ve both renovated and built. My last new home’s A/C unit was ten years old and I sold it with no issues with the unit at ten years old. Unexpectedly, an annual routine maintenance uncovered a leak with our coils upstairs. What a surprise calling to actually use the warranty, only to be told it isn’t covered. I’ll be canceling the warranty and saving the extra money each month. What’s the point in paying (even with a new house) if coverage is going to be spotty. Sad experience.

I’ve been with Choice Home Warranty for a couple of years now and have always paid my monthly payment on time. On Christmas Day our water heater went out! My son went and looked at it and said there were no leaks and the unit looked good! After troubleshooting the issue of the pilot light he determined that the thermocouple was bad and needed to be replaced or a new water heater purchased. I told him I would just make a claim because that’s why I pay monthly to protect my appliances around the home. The contractor they sent out wasn’t even a certified plumber! He tells me that the tank is leaking and I would have to buy a new hot water heater. Needing to shower and get this fixed I agreed and asked why my policy wouldn’t cover it. He told me they won’t replace if the storage tank had issues. The storage tank was fine and full of water. There was no water anywhere in that area! The guy even told my son he wasn’t a plumber.
On the website Choice Home Warranty states they fix or replace all home appliances including water heaters and tanks! They make you feel that you need to buy the warranty so you don’t have to make a big purchase all at one time only to take your money and then give you false information about the problem so they can say in the fine print we don’t do nothing with this particular problem. Most water heaters have a tank of 40 to 50 gallon! The main component is the tank but they say they won’t replace is water heater due to leaking tank. They need to be held accountable for lying about the issue to a female who doesn’t know just so they don’t have to fix or replace it. They use tactics to make you feel like the only option is to replace it using their people. This is wrong!

I like the idea that you had several different plans to get the most savings, I especially appreciate the senior discount and the fact that this reduces the amount I had been paying my former Home Warranty Co. Emmanuel did a very good job of explaining all the different plans, but I was a little confused when the money was charged to my account today when I didn't want to transfer to your company until the 1 Feb 2020. I just was shocked when this was drawn from my account today since this is Dec. and I am always running a little short of cash. It's no big deal, I had to transfer money from another account to cover this charge, I was confused because we'd been talking about paying in 4 month increments and as I found out that was another plan we had discussed earlier. I am a senior and don't catch on as fast as I should. But overall I am happy with the plan I got and I will recommend your company to others.

Both major claims were denied because of corrosion. The warranty company is aware that there may be some corrosion on the evaporator coils, so they use this as a lack of maintenance and denies the claim. As to the tankless water heater that was leaking leaked into an electrical component and caused the wire to corrode. End result denied due to corrosion. Additionally, they made up the the entire system was corroded which is completely false and fabricated. The authorization representatives coerce the technicians to say that it's possible corrosion exists in places unseen therefore the representative makes the assumption that the reservoir is corroded without thorough inspection. This is the biggest scam going and hopefully the states regulate them more and the courts send a message to companies who are scamming people out of millions of dollars and not doing the repair.

On 2 different occasions I submitted claims that were denied. After reading the fine print they should have been denied. My issue is that Choice did not proactively deny the claims, instead they scheduled technicians to come out my home, have me re-arrange my schedule, then have me pay $75 dollars to be told that the claims are not covered.
They go over the contract very quickly during their sales pitch and only mention what they cover and not what they do not cover. They also represented their coverage per area as per incident and not during the contract period. They tell you that you can make as many claims as you need per covered systems or appliances. This is a lie. You can only make claims if you have not capped your system for the year. This is in the fine print that they do not go over with you.
In my case, I had a pool repair done on my valves which were allowing air into my system. I paid my deductible after multiple trips to my home the fix was complete. It was better but not completely fixed... This degraded more over time and I submitted another claim. At no time after the fix was submitted did they tell me my coverage was capped for this system. They scheduled a tech to come out.. have me pay the $75 again just to deny my claim because my previous repair used up my contract max. Of course I did not know this prior or after they denied my claim, until I called them.
The 2nd claim was for a front load washer boot that was causing my washer to leak. Through their online claim form. I selected "leaking" as my issue and wrote out very clearly that the boot was damaged and was causing the leak and needed to be replaced. I once again re-arranged my schedule. Spoke to the tech proactively to tell him the issue. He came to my home for 5 mins. I showed him the issue and he gave me a bill for $75 and said he would submit to Choice. The claim was denied and I was told seals are not covered. This is in the fine print for this appliance. I appealed and asked for my $75 back since I clearly told them what the issue was and they should have denied immediately and not wasted my time. I was told because I selected "leak" as my issue vs "seal" is the reason why it was not denied immediately. Even though I specifically said the boot needed to be replaced in my claim. Appeal denied.
One last nugget you should be aware of. After my first denial, I tried to cancel my policy and have them reimburse me the pro-rated balance of my policy. This was denied also.... because in the fine print if they actually have to pay out money for successful claims you cant cancel. Of course whatever dollar they say they had to pay out for the repair is completely arbitrary by them and you are not shared this information.

I filed claim online on 12/19 'cause my heat was not working right. It took them Dec 23 rd to get some to my house. He determined it was the blower motor so he sent it in to Choice. They they sent me a response the next morning. It has been determined that the blower motor has failed and is now in need of replacement. This will be a covered repair. Additionally it has been determined that due to the blower motor assembly being obstructed by the gas valve and the burners, the technician is unable to access the motor to make the covered repair, the technician will need to remove these two components to gain the required access. Please refer to your terms and conditions section F number 2; we are not responsible for providing access to or closing access from any covered item which is concrete-encased or otherwise obstructed or inaccessible.
First let me say this will cost 120.00. I have to get this done. This is labor which is free. I looked at blower motor. It's not obstructed nor inaccessible or in-case in concrete. You simply removed 8 screws for door and the motor is at the front held down by 3 screws and then some wires that plug into motor. I talk with tech pro. He said it's labor. They do not even know what Access charges are. They said the 120.00 is labor charges which are covered. So I called in to service sp with Deanna. Nothing she could do until I get email about determination which I got the next this morning but was told I could speak to another supervisor 'cause she would off today.
Called back sw jade. She would not give me her ext or employee#. Would not let me sw her mgr Jim refused to due it called back sw alex. He did provide his employee # but refuse to let me sw with his mgr David.. Told me since I filed appeal it takes 4 business hrs to respond. The email says at least one bus day. Jade told at least 3 lies. She said she did not know Deanna then said she did. She told me Deanna does work at the Sunrise Fl call center. Alex verified that she. Jade said she does not have employee # or ext # which she does so she lied.
There is no service here. I have been with this company for 4 years. Only had one other complaint and it was bad service too. Had to push them to pay part of the water heater replacement. Still cost me 880.00. Do not use this company. After this issue is done and I keep appealing the 120.00 get that resolved I may look for another company. This appears they do not want to pay for legit labor charges ever. The person they sent said they sent it in as labor charges.

I should have known that I would have problems with CHW from the beginning. I originally had decided to go with them as a warranty company because they had amazing reviews. Well I went in and filled out the information that was asked of me and immediately I had a phone call from one of their agents. He was so rude and made me feel like I needed to go with their warranty company for the next 3 years. He did not understand that I didn’t want to do that. He harassed me about not having money and made it seem as if I was just being “cheap.”
I asked to speak to his manager and he told me that a supervisor was not there until after the weekend. So I had to wait to submit a complain about how he was harassing me. I hung up and called back and demanded to speak to anyone that could take a formal complaint. I was determined to ask for a full refund and take my business elsewhere. Somehow the girl on the other line convinced me that maybe I should give the company a chance. Okay, I figured I could do that.
Fast forward a few months and I realized that our heating system wasn’t working right. Got online and filled out the information so we could get someone out to take a look. I wasn’t sure when the heating system had failed so I put in a random date (didn’t think it was a big deal). Submitted my claim and immediately they dispatched someone to come take a look. Technician came out and fixed the problem, collected the service fee and went on his way. About 10 mins after he has left, I get a call from him. He stated that when he submitted the claim it was denied. I was so confused, why would it be denied?
I called CHW and the gentleman who answers tells me because I put that the heating system failed 01/01/2019. It made no sense, were they really using this random date to not pay my claim? I explained the reasoning for it and the jerk told me that I needed to appeal it, but more than likely they would not be paying it. Like WTF? So you mean to tell me that CHW took the claim, sent someone out to fix the problem and now they are deciding they aren’t going to pay it? Like why not just tell me that from the beginning and let me figure it out. When I submitted the original information I had no idea the date needed to be more accurate.
Then I was assigned a case manager. Called and spoke to the lady over the phone; I also explained to her that it was an error on my end and if it had any idea this would happen I would have been more accurate on my claim. She then tells me there’s a gap between the date I stated and the date I told her that the heating system stopped working. Like I know there’s a gap! And she obviously wasn’t listening to me when I told her it was a mistake on my end. AC worked fine during the summer and when we turned the heater on it wasn’t working correctly.
I couldn’t tell you when the Heating system stopped working since we hadn’t used it all summer. She gave me some crappy apology and told me that either way that it’s going to be cheaper using there vendor then finding my own. I don’t know how they brag about customer service when It sucks. So basically it’s my problem that I made a mistake on my end. I will definitely not be renewing my warranty with them again and I will make sure I tell everyone who considers them about my terrible experience with them.

Our 20 year old furnace stopped working due to cracks in the heat exchange. The failure occurred In the dead of winter in Chicago. CHW denied our claim based on a theory that water leaked in exchange and cracked occurred as a result of corrosiveness. In my opinion, CHW used this allegation to avoid paying a claim. I've of other customers having the same experiences as me. I'm done.

Two weeks into the job and I am still waiting for the repairman to come and take care of this problem. He promises me a 3 hours window every time and then not show up. Lenny came to my house last Saturday. Opened by my Dryer and left unfixed. Currently I have a dismantled dryer sitting in the house and nobody to fix it. I am sick of hearing his sobbing stories and how he is tied up with another appointment or he is in the hospital. He tells me that he has a forty years of experience. I can only feel sorry for all the people he has serviced. This has been my worst experience with Choice Home Warranty. Please take this repairman of my job and have someone serious enough to come and address this issue.
Choice Home Warranty makes every effort to enhance the customer experience, therefore, we appreciate your feedback. I have reassigned your claim to a new technician at no extra cost to you. Once the new technician picks up your claim you will be notified via email of new appointment time.

Had a problem with water leaking straight through the garbage disposal. Called the Choice Warranty folks on Friday and they scheduled an appointment for Saturday. Got a call from the company Saturday morning asking if they could come early. They arrived a half hour later. The service man rapidly assessed the problem. Had a suitable replacement in the truck and replaced the faulty unit in 15 minutes. I am a satisfied customer. Thanks. Ron **.

I paid almost $4,000.00 in cash in advance, to protect my property when emergency occurs. Every call becomes an stressful appeal process, in my opinion some of their technicians are incompetent criminals including Home Choice, they request me to pay more in deductible than my contract stated they don't submit quotes for home choice then it becomes a long stressful process scheduling with several technician for a simple repair, my mother 80 years old have, she has over 2 months on and off no heat. They also send 3 different technicians to repair a microwave a year old previously replaced by Home Shield warranty. My previous home insurance comp. They can't fix the microwave. The filter keep blowing a fuse inside the unit. After talking to these idiots they place a long process for an appeal.
Every process become a nightmare, a horrible experience, I end up fixing out of my own pocket many repairs due to the emergency situation that need to be within hours Not weeks or months. My drain pipes clogged. A big mess in my basement. I place a claim. Has past two months no one has come. I hired a friend to cleaned it twice. This company must be shut down...

Toilet. The worker came in and assessed the problem. It took 10-15 minutes to do. He cleaned up and problem was solved. It only took 4 days to schedule and part of the delay was my schedule. I don’t have anymore to say.

Just want to let you know that I am not happy at all with your company. Every time I have a claim it always seems to be something that is on your exclusion list. This last one was for a microwave that went bad. You attribute it all to a bad magnetron and you are not covering. The tech said it was due to the magnetron being weak and the arcing was just a secondary problem. Anyway you can you tried to use your exclusions to the detriment of your customer.

I just renewed my CHW contract. I thought long and hard about what I wanted to do. There have been so many times that CHW has pissed me off for their lack of honesty about their contractual agreements. The bottom line was that I actually had more repairs than what I paid for the contract. The other thing I want to mention is that there have been many, many times that I never bothered to call CWH for an issue that happened at my home. I just didn't want to hear the BS from CHW. That's right, BS! Things that were actually agreed to in the beginning that mysteriously became items not covered in the contract. To top it off, when pushed into a corner, CHW would refer me to their bottom line.... that they reserved the right to pay or not pay for whatever item is being discussed. One other thing is that there is a dollar limited on the items, another small detail that was never mentioned during the initial sales call at the time of purchase.
The biggest issue I had was this past year when my well pump went bad. We had no water. For two days, I waited for CHW to call me and to give me information on who was going to repair the well. At the end of the second day, I was called and told to get my own well company. We had lost yet another day without water. Finally it was repaired and then I was told it wasn't a covered item. We discussed this along with paragraph E-3. It seemed pretty clear to me that I was owed $500. The lady I spoke with was trying to say that I didn't take care of the pump which is why it went bad. The pump of course is down in the well and it isn't something that anyone does or can do maintenance on. It either works or it fails. The bottom line is CHW covered it, paid me the $500 allowed by the contract and we called it a day.
Having said that, I can also say that some of the repairs were very pleasant experiences. I called CHW, they called a repairman, the repairman came out and did the repair, I paid the initial fee and the repairman left. The process can be clean, effective, and done without anyone getting upset. That's how it should be every time. Again, looking back over the past six years, your record isn't perfect, but it's acceptable to a point. There's no doubt in my mind that there were times when I wasn't going to get any results or satisfaction.

I have warranty through this company. I recently filed a claim for heating that will not work. The tech (HVAC company) that came out put in a claim to have my air handler replaced but Choice denied the claim. I was not aware of this because Choice emailed me and told me that the tech's diagnosis was no mechanical failure and no repairs needed. Mind you my heat is still not working. SO I get upset with the tech thinking he was trying to scam me and all along Choice is aware that I need an air handler but keeps telling me the tech said no repairs were needed.
It wasn't until the owner of the HVAC company reached out to me and send me screenshots of all the communication with Choice that I found out that Choice was trying to play me. When I contacted Choice again in regards to this, they still tried to deny the request was made. Choice even tried to play me against the HVAC Company but didn't realize they weren't talking to me...they were bad mouthing the HVAC company to the HVAC company.
In recent review of your claim, our records show that we have provided you with a satisfactory resolution, in which we are glad to report that you have accepted.
