    After 24 hours no response to an emergency situation for my 92 year old parents. Never pay up front for additional years of service which is high on the list for their sales pitch. You are stuck and they will only give you very little of your money back. Only good if you do not need them. Had to find my own technician and only reimbursed me for 1/3 of the money I spent. No consideration for COVID situation, aging parents, or inconvenience. Never do business with this company. Only take your money and not there when you need them.

    This was our first warranty claim with Choice Home Warranty and I have to say, I was extremely pleased with the response time of Choice Home Warranty and the company that Choice selected to assist us with our issue, A-Plus Garage Doors. I entered this claim on the computer Tuesday night and when I turned on the computer first thing Wednesday morning my case was open and I had an email from A-Plus Garage Doors with an appointment for 11:00-3:00 that afternoon. I was thrilled at the immediate response! I had a previous appointment scheduled at 12:20 that day so I called A-Plus and they set an earlier appointment to fit my schedule.     Beware, they talk a good game, but don’t deliver! Called two weeks ago and my problem still isn’t fixed. Two of their techs never even showed up. Called and tried to cancel and the guy who claimed to be a resolution manager had a huge attitude. Huge mistake choosing this company.

    Thermostat and element were out on my hot water heater. Obviously a covered item that took 4 hours and several phone calls to get approved. I am confident that if I had not called I would still be waiting. Customer service had no other information than, 'the approval section was working on it'. When I asked to speak with the approval department, customer service said they could not contact them. They sent me to the 'response team' instead. They continued to tell me they were working on it and said to just be patient and wait on the process.

    There was no information on the approval process other than it could take UP TO 2 hours to get approved. I waited twice that amount before calling. First use of CHW and I am sadly disappointed. I also did not appreciate my complaint being met with the 'we are one of the top three home warranty companies' and 'you have the best policy we have' canned responses. That means exactly zero when I cannot get information or service!!!

    So our heat pump quit working 2 weeks after we purchased a townhome. We live in Kansas and it is winter time. It took Choice over 10 days to tell us they won't cover repair. We have no heat and it worked when we bought the house. We sent in the inspection reports from when we bought the place. Says unit is working good but could use some general maintenance, level the outside unit and had a couple bent fins on the outside of unit. They denied our claim due to this even though it says unit was working fine. Thanks for the worst service ever and not even helping with hotel bill since can't have kids sleeping in 40 degree house. STAY AWAY!!!!

    DO NOT GIVE THIS COMPANY YOUR MONEY!!!! This company takes your money but does not cover your appliance. Your contract will state normal wear and tear is covered. It will also state there is no age limit of the appliance and the ONLY stipulation is it must be in working order the day the policy goes into effect, which is 30 days from the commencement of the contract and receipt of the first premium. BUT this company will find any reason not to cover your claim. Then when you appeal, the claim adjuster assigned to your claim avoids you. Calling back at odd hours of at all, never providing a direct line or extension. They don’t even call when you have made a specific appointment.

    My water heater is several years old. It was in working order on the day I bought the policy. It was in working order 30 days later at the start of the policy. It met all the contractual requirements to be covered at any time after that. HOWEVER, on January 6 I stopped having hot water. I filed a claim on January 8. They sent a plumber on January 11. He determined the gas valve was broken and needed replaced. They took two days to decide on January 13 that they were not going to cover it citing the normal wear and tear could not have happened during the policy. This is not listed as a possibility anywhere in the contract. I was told I could appeal but the next appointment with the claim manager was January 19 at 1:15.

    On Jan 19 at 1:15 they DID NOT CALL. They did not return my messages. Nothing. On January 21 the plumber came and fixed the issue at cost and I had to pay out of pocket. Choice warranty has STILL NOT CALLED ME BACK. They are a fraudulent company. They took my money and left me and my children without hot water for three weeks in JANUARY!!!

    CHW looks for ways to not to cover expensive items. In past A/C unit was misdiagnosed and needed 3 technicians to figure out a fuse issue. Microwave parts were available but could not get it it after 2 months paid me couple hundred asking me to repair. Now cannot get repair on second fridge saying it’s a mini fridge not covered. Why do I have this home warranty if it cannot cover items and would ask for prorated refund but even that may not happen as I am sure CHW will come up with some clause not to refund anything.

    I can only speak to my last service call for my dryer. A tech responded to my request within 30 minutes and came out the next day. Although the company didn't have the belt needed to repair the dryer and come back twice after placing an order but the belt didn't fit. Now we are told it will be Friday, Jan 29th before a technician will be sent out to fix our unit. That is 9 days after we filed our first claim. That is a long time to be cold in our own home. We switched from Sears home warranty because they took so long to respond and we were told we would not have to wait so long for Choice to give us service. I am disappointed it is taking too long to receive service, especially for something too important.

    Save your $600 dollars a year because you'll need that money to pay out pocket repairs when CHW deny every single claim. They denied a water leak behind a wall. After coming out of pocket $700 with a contractor to tear down the wall to find the leak, CHW come back and state, wait for it... denied due to corrosion. Plumber states no corrosion but wear and tear; CHW clearly states they cover it. Nonetheless, they denied the claim. Never mind the god awful plumber they dispatch the first time. I'm over this company and moving on. It's definitely been a learning experience for me. What's the point of a home warranty when all they do is DENY, DENY, DENY! They love to reference Section F of your terms as the reason for their denial.

    Choice Home Warranty is a waste of your money. I made the mistake of buying a several year warranty, so I have dealt with them many times over the last several years. I have had many problems that any homeowner would find very troublesome. When I purchased my warranty, the sales rep made multiple representations that were just out and out lies.

    1. He said that if an appliance is not repairable, it will be replaced with a new appliance with similar features at no cost to the homeowner other than the deductible. That is NOT what their warranty actually does. For example, I had a high-end refrigerator that went out several years ago. Their first step was to send someone out to diagnose the problem. He told me on the spot that it could not be repaired because the parts were no longer available for this model. CHW's response was to spend the next several weeks trying to find parts that had been discontinued years ago. They finally gave up and said they would pay for a replacement unit. I said great, when will it get here?

    Their response was we don't replace appliances. We'll send you $200. You go and buy one and install it yourself. Mind you this was a $1000 refrigerator when it was purchased 15 years earlier and you certainly couldn't replace it with a similar model today for less than about $1400. Their explanation was that their warranty states that they will pay the WHOLESALE value of a replacement appliance. Never mind the fact that I as a consumer can't buy appliances at wholesale! After complaining and escalating the complaint several management levels up at CHW, I finally got them to agree to about a $400 check. But I still was out about $1000 on the replacement. So much for the salesman's promise of replacing appliances at no cost to the Choice customer.

    2. I was told that the advantage of Choice Home Warranty is that you have the "choice" to select who will do your repairs. Again, that is a total lie. Like most home warranty companies, CHW has a group of vendors who have agreed to accept work from CHW. These companies are few and far between. Rather than vendors from my city, Choice usually sends vendors from 40-100 miles away. In talking with plumbers, electricians and HVAC repairmen who do not do work for Choice, I found out that they choose not to accept work from them because they because they pay so little or sometimes not at all. So the tendency is that the only companies who will work for them are companies who have such a bad reputation that this is the only work they can get! THAT is who CHW will send to do your repair. It's like going only to doctors who graduated in the bottom 5% of their class.

    3. I was told that work would be expediently handled, in most cases the same day or the next day. Again another outright lie! A perfect example- my most recent experience. I called CHW to report that I had a toilet that was leaking at the base. This is a simple pretty quick repair, one that could be handled with a single visit. They pull the toilet, run a snake down the sewer line to clear any blockages, replace the wax ring the toilet sits on, remount the toilet. Plumbers come in a truck that is stocked with the most common things they need and wax rings for mounting toilets are on EVERY plumbers truck.

    How did CHW handle it? At first, it looked promising. On Friday, January 15th, I posted the claim online. On Saturday I received an email they could not find a plumber to get to it expediently and that I should select one on my own and they would reimburse me for the work. I called a local plumber who could have someone here early on Monday, the 18th to do the repair. Then before I could notify CHW, I received an email that they had found someone who could be here by 7-11 AM on Sunday the 17th.

    I called the CHW plumber to inform him it would have to be afternoon on Sunday and left the same message at the claim center. I received no acknowledgement, notice or word from the plumber and he finally showed up about 5 PM on Sunday. When he got there, he took some pictures, asked for the deductible to be paid and left. No repair was done because he would "have to get approval and then order the parts". This is the standard delay that CHW uses even when the vendor has the parts and could repair it on the spot. If they repair it on the spot, CHW won't pay them! The vendor left saying he would be back in the next couple of days to actually do the repair.

    On the 19th, CHW officially approved the repair. I received a notice that the plumber would be here the following Saturday, the 23rd, from 11-3. We waited around until after 6 PM. No plumber, no phone calls or messages. At that time it had been over a week since we had been able to use our toilet. I wrote a complaint at the CHW website and they responded by scheduling the same guy who was late several hours for his first appointment and no showed for the second one. The schedule date?

    Another week away on Sunday, the 31st. I called to complain and see if I could just schedule my own "choice" and they said no. I have to use this guy. They called him and he said he could move the date to Saturday instead of Sunday. I told them it's been over a week and I want someone here today or tomorrow. So much for "choice"! Whenever you have a plumbing emergency, you do have a "choice" with CHW- pay for repairs yourself with no reimbursement or wait weeks for the repair to be made by someone through CHW who can't get business any other way than to work for these hucksters at Choice Home Warranty.

    4. When I balked at making a several year commitment, the sales rep said, “No problem. You can cancel your agreement at any time and get a refund for the unused portion”. So I thought, what do I have to lose? Again, an out and out lie. Choice Home Warranty does NOT refund warranty fees if you cancel your agreement. Once you make the purchase, you can kiss that money goodbye. You will never see it again and you will NOT get what you paid for!

    I bought a house and the seller purchased the "Choice Ultimate" policy from Choice Home Warranty. The week we moved in the AC broke, this was the beginning of September in the South, so it was very hot. I called to put in a claim and they sent someone out to look at it. Choice Warranty told me they would have a decision in the next couple days. I have a 2 year old and I asked them what they expected me to do for "the next couple of days" with no AC while I waited for them to make a decision. They just apologized and said they understood my concern (literally the response I received). Needless to say, even though my HVAC should be covered they found a reason not to pay for the repair anyway.

    Now, several months later I go to file another claim because my garage door won't open. The trick here is that they only cover the motor- nothing else. If the problem is anything other than that, they don't cover it and we still have the pay the deductible just to have them send someone out. Then we have to spend more money to actually have someone come out and fix it.

    I thought I was getting a good warranty because of the long list of things they say it covers. The problem with the long list of things they cover is that those things are broken into subsequent categories in which they hardly cover anything. They only cover one or two things pertaining to those larger categories. So basically having the home warranty is pointless and a HUGE WASTE OF MONEY and I am still having to pay for every single thing that has broken in my house that the warranty makes you believe they will cover. Needless to say, I am disappointed and will never use or recommend someone use them.

    While I am quite pleased with the speed at which Choice connected me with a repair company, I was quite disappointed with the timeliness that the repair person showed up BOTH times in the process. I was told by the company (not Choice) that the repair technician would be at my house between 7:00AM and 11:00AM. The first time, the technician showed up at about 2:45PM. (In all fairness, the company called me at 11:30 to say they were running behind the first time.) After getting authorization from Choice to order the part, I was told that the technician would be here again between 7:00AM and 11:00AM (5 days after the first visit). And again, the technician showed up just after 12:00 Noon. The technician was quick and the repair company staff was quite pleasant each time I spoke with them.     CHOICE is a good company if you need something small repaired. This was our experience until our hot water heater stopped functioning normally in the middle of winter. CHOICE wanted to send three technicians to our house (from separate companies, on separate occasions) to get multiple opinions because they didn’t want to just replace our appliance (which is what the earlier technicians recommended). The third technician never even showed up and called us 5 hours later asking if he could come by. When it came down to doing their job, CHOICE completely failed us. After five weeks dealing with this issue CHOICE decided not to replace our water heater based on pictures the first plumber sent, out of the four plumbers that came to our house in the middle of a pandemic.

    The plumbers CHOICE deals with have not been equipped with the basics such as 1. Being on time 2. Communicating with us and 3. Fixing the issue. Neither has CHOICE. They will send you the most unprepared professionals. Please consider another company if you have major appliances that may need to be replaced OR if you don’t have hours to spend dealing with open claims. If you are reading this and second guessing your choice, then CHOICE is probably the wrong company for you.

    I've been a client since around 9/19. I called in my first appliance repair around 1/11 or 1/12/2021. The repair technician arrived on 1/15 and diagnosed the problem with the washing machine.
