    I appealed a Choice decision to not cover a repair (Claim #: **), but the dedicated Case Manager (Deanna **) will not respond to my appeal. The Case Manager contacted me on October 27, 2025 and I sent her my appeal the same day. I have also sent her several follow-up messages asking her to consider my appeal, but she has yet to respond in any manner. Of course, this is unprofessional and unacceptable service.

    Contractor found source of issues with plumbing and agreed to cover additional repair as part of single work order. Technician then left because home office stated that they never received authorization from warranty for additional repair and would come back the next day once authorization received. Next day came and contractor never showed up. When I called contractor insisted that I open a new work order for the additional repair that they agreed to the prior day. Don’t use Home Defense Plumbing!

    Just a horrible and deceitful company! I purchased two policies for two properties, for three years each. Within that time I submitted two claims, one for a garage door opener and one for an air conditioner. Garage door claim - the motor stopped running - choice denied the claim stating the garage door tracks were the issue. I challenged, stating the door tracks were in perfect condition. The door opens and closed manually with no issues. I also advised I could do pull ups on the tracks. But they just deferred to contract rules and would not listen or reevaluate their denial.

    Air conditioner claim - the unit was approximately 8 yrs old at the time it stopped working. My claim was denied. Choice stated it was do to the unit not being maintained. I advised Choice, I owned the house for four years and had the unit serviced annually. Not good enough for Choice. I then decided to just stop trying to utilize Choice and let my 3 yr contract expire. Well, at the end of the three yrs, Choice auto renewed me without my approval and charged me $46 (x 2 properties) $92. I called to complain to try to get a refund for the $92, but again was denied. I encourage anyone interested in a Home Warranty to re-think interest in Choice. They definitely have deceitful practices.

    Horrible! They lie when they say repair or replace with builder's Grade similar appliance. No they don't! They couldn't fix my JennAir cooktop, so They go on eBay and find some piece of crap, old, used, rusted out, lowest priced similar item they can find and then also charge customer for shipping, removal of not working appliance and installation. This site is not letting me upload photos, you would be appalled!!! I didn't expect a new JennAir brand cooktop, but the replacement should have been a new builder's grade cooktop, not a trashed out used old junk cooktop.

    Our LG washer and dryer are not working. Washer cannot be repaired and needs to be replaced. And the dryer does not dry clothing as it should. It takes several cycles to dry clothing especially towels and if you set it for a longer cycle, the machine turns itself off. It would seem as though the dryer needs to be replaced also. Doing Laundry is a time consuming task and with broken appliances it is also a very frustrating task. Please get this problem resolved quickly.

    Last week, I submitted a claim that my furnace didn't turn on. They sent me a technician. They received a report from him then they denied the work, the reason was a lack of maintenance and a dusty electrical board. Then I called my AC company, they always maintain my units and fixed the problem in less than 30 minutes, but I paid from my own pocket after CHW found a reason to deny the work, all it was a loose wires and refused to credit me back the money I paid. Sorry but they are the biggest scams.

    Horrible. We had our AC unit stop working and Choice home warranty refused all repairs due to some dirt in the bottom of the ac unit. They claimed I did not maintain the unit (false outside filters cleaned twice a year). Their photo evidence even showed mild dust on the floor of the unit but surrounding filter was clean. After many calls going back and forth I decided to cancel my account. Was told to send an email, I did... got charged again.... then was told to call... so I called to cancel.... then was charged again..... Called a 3rd time and was given another number to call. Get some generic email from Choice stating the AC unit issue doesn’t show signs of normal wear and tear. What? It’s an outdoor unit.     We have had an issue with a new toilet backing up over the past few months. Choice Warranty sent the first tech out who said that he had fixed the issue by snaking the plumbing. However, it re-occurred five weeks later. The second plumbing company had a longer rooter and felt that the issue was resolved. Then three weeks later the same company returned and also felt the issue had been resolved. Now we learn that there's an issue with the main valve within the community and will try the water company next. As far as the warranty and fixing the plumbing issue, both companies were prompt in making an appointment and their workers felt the issue was resolved.... All techs have been most courteous and respectful.

    I have been a CHW client for about 8 years now. It used to be, that I couldn't say enough good things about them, but the last few months have been a different story. It recently took them 5 weeks to get a technician for my claim. I really liked the technician they sent, and he did a wonderful job. However, I just found out they took him off their technician list, after he complained about them not paying him in a reasonable amount of time. They said their reasoning was because his prices were too high. I don't think so. Since CHW was bought out by another company, their service has deteriorating. I hope they can improve this or I will be looking for another home warranty company.

    This company is the worst home warranty ever. They take the claim even if they know they don't cover it, to collect the service fee and then want you to pay for the claim. They try to make you pay for the repair to the vendor. They are rude and don't cover anything, I was promised that everything was going to be cover with the Gold plan, and I paid more than $2500.00 for 5 years of service, but they don't cover anything and when you get a claim manager to help you to resolve the case, they are sharp and rude. Worst customer service ever. This company is a complete rip off.

    Dealing with Choice Home Warranty has probably been the worst experience I have ever had with a company in my life. All they do is take your money and lie. They send out horrible technicians, they have horrible customer service, they take weeks to get out to you after submitting a claim, the entire company is a joke and I do not understand how they are still in business. They don’t pay for anything to be fixed and dispute everything. You are paying them money for no reason.

    After the first year they called me and told me if I renewed today for another they were going to take money off and give me a service call of 2 for free. Complete lie. I ended up having to pay for those as well. Then this year when they called I told 3-4 different people that I will not be renewing. After telling these different sales reps I am cancelling the policy and will not be renewing it, I get a monthly charge last month. They automatically switch your account over to a monthly fee after your service is up even if you tell them you’re not renewing. They now will not refund me that money because that is “the policy” and you have to have someone cancel it for you on the phone.

    Reminder - I told 3-4 different people on the phone I’m not renewing it and would like to cancel. Not really sure how it is legal to just sign people up for a monthly fee after they explicitly told you they are cancelling their membership. Please please please look at any other home warranty company than this one. They will lie to you, steal your money and most importantly not fix a damn thing. If I could give them less than one star I would and if there was a way to prevent a single other person from giving them a dollar I would. Everyone that works for this company should be ashamed.

    My HVAC technician found a problem with the heat exchanger and said it was leaking carbon monoxide. I contacted CHW and filed a claim. The sent out a technician the very next day who found no problem with my heat exchanger. I then contacted CHW for a second opinion. Had to provide photos from my technician that showed a carbon monoxide ready of 15 ppm and what appeared to be a hole in the heat exchanger, but the picture wasn't clear. When the 2nd technician that CHW sent out found no problems with my unit, I contacted my HVAC company again, who sent out a senior technician with better equipment. That senior technician found no problems with my unit, and said that the other technician would need to get better equipment.     The problem with Choice is that the A.I. they use doesn't seem to find anyone in my area to make a service call and do the work with CHOICE. But I can call and get the work done the same day if I pay for it myself. What's the use in getting a Home Warranty if no one will do the work?     This was the worst company I ever had the experience of being ripped off by. I had a 3 year contract. 1st call burner on stove needed some work besides just the element. A month later my tenant said it wasn't working right . I called back. Spent 65 $. They denied the claim because someone repaired it poorly. I called back and told them that was their ** not my doing. Finally after review they told me to get a new stove and gave 390$ for a new one that cost 800 for the least expensive. Next the well. Sent someone for 65$. It had air in the lines. They said it was fixed. I said no. Once again I lost. 2 years later still spits. Next other well brakes. 65$. Repair denied ..Next fridges said on both wear and tear (their favorite phrase). Denied both. They had a small tear in the gaskets.

    Next a mounted microwave... plastic latch broke. Once again denied. Wear and tear...I spent almost 4000$ for 3 years on 2 homes only thing really taken care of was my stove that cost me 500$ out of pocket plus 65$ twice. REALLY. THIS COMPANY IS THE WORST. I should have gone back to select or American Home Shield..at least they fix things or replace. Stay clear of this company me they give home warranty companies a really bad rap. Next I'm going to figure out how to go to BBB to file a complaint. Wish I knew how to write a review sooner.

    My last interaction with Choice was not very positive. I had to have a chandelier replaced because it seemed unsafe. I wanted to update it. So I went through their approval process and they dispatched somebody. The person came over and charged me $75 just to look at it. He said he'd be back the next day with a ladder because the first visit was just to get an understanding of the job. Then he reported that it was functional, which I didn't dispute. I said, “It's functional, but I think it was built with the house in 1998. Doesn't look safe, doesn't feel safe. So, I would like to have that changed.”

    So Choice denied my claim after the fact. I had a conversation with Choice and told them, “Going in, you should have denied it at the very beginning if this was the case.” Paying somebody to come over and flip a light switch for $75 doesn't seem like good customer service. That was a little bit messed up.

    Prior to that, I had a couple of things that broke on me and Choice was good at getting those things handled. But the last interaction really left a bad taste in my mouth. I can understand them not covering it and saying, “Well, it's not broken. It hasn't fallen on you just yet. So, we won't cover it.” I would have understood that. When I ran it up the chain and spoke to the lady that was supposed to be resolving this, she was not helpful. She was borderline rude. But to be fair, I wasn't very nice either.

    Choice Home Warranty is not giving me good customer service. They owe me $175. It was for a replacement of the heating element in my dryer. It's been exactly 30 days today since I submitted the claim and it was approved, but they did not acknowledge when they were gonna send the money. It was supposed to have been paid within 30 days according to their contract.

    I've been with Choice since last January. I liked that they seemed to offer quite a bit. Pricing is okay, too. Having the warranty was encouraging to begin with, but as soon as I submitted the claim on a repair to my dryer, I was told by the repairman, “Good luck in getting payment,” because he used to do work for Choice and they still owe him a lot of money. The only way he'll work now is if I pay first and then Choice will pay me. Choice didn't have anybody in the area but him.

    I had spoken with Choice on an earlier date in reference to joining them. At the time, I had another home warranty that I was certainly not pleased with. So, I dropped them and went with Choice and as of this time, I am thoroughly impressed with Choice. I like them. I recently put in a plumbing claim. Our kitchen sink was leaking. I called Choice and told them that I had the problem. Within two days, I had someone out here to repair it. There was an $85 surcharge. They got everything fixed and it's working great.

    It was a family member who put me in a chokehold to get me to take Choice Home Warranty because they were getting a discount. It was like a, "Reach out to your network and we'll give you a sweet deal." It's a nice gesture. I didn't use it my first year. I feel like I lost money. But I've used it twice this year. They're good. I'm happy with the service. It has the potential of saving you a lot of money to have that coverage. They cover a lot and they provide decent service. You're not completely getting raked over the coals by a contractor. However, I'm a little fearful. When I call, I don't know who I'm getting. They don't employ the best people.

    I had an issue with my garage door. It wasn't broken yet, but it wouldn't work. It would work 40% of the time when my wife uses it. The contractor came out and said it wasn't covered. I don't know if I trust that guy. He also said, "You have to know how to work the system." He broke it more so that way it would be covered. It felt wrong. It's already broken. Why did we need to break it more? Because Choice wouldn't cover it. It was disingenuous of this contractor, plus he wanted another $100 from me. It's shady. I understand Choice's policy is they need to protect themselves and make sure they do not cover things that aren't covered. The door would go down, up, and right down. I would define that as broken.

    When I reported the thing not working, Choice should have checked into what was actually wrong. I put all the notes in there. When the guy came out, he said, "I can't do this. I'm not dealing with a woman." He put me on the phone, and we straightened it out. But it was strange. The guy fixed it, so it's all good. However, we had to pay him an additional fee. It's a weird deal. I pay a $75 flat fee to Choice, but that's not enough for these people? When they come out, it doesn't seem like they are 100% genuine in terms of getting the payment from Choice or they're happy with just the one stop visit. I feel like a lot of the garage door contractors are shady. I was happy that I only had to pay $200 because I've been taken advantage of before. That's why I like Choice. I would recommend them.

    It was a similar situation with my dishwasher. It wasn't working. I couldn't figure it out. Maybe it was a weird computer thing. But this guy came out and just said, "It was just clogged and needed to be unplugged and plugged back in," and did a reset on the motherboard. I had to pay $75 for that. That was worth it. I don't know if that's all it was. Maybe it just needed to be unplugged. Who knows? Overall, Choice has been good.

    Choice is a better plan than any others that I know of. They have a good price, too. Whenever I have a claim, I file it by phone and they have done everything they said they would. I have them since September and my first claim with them went fine. I had no problems. We made a decision and it was handled. They couldn't fix my washer so they replaced it. But the second claim was not handled too good. I was left with a very dirty bathtub and told that the tech would be back that afternoon. My son came over and said I couldn't wait because it was dangerous. So, he called Roto-Rooter, they came out within 30 minutes, and they took care of the problem.

    My air conditioning system went out on the weekend. I called my people that normally service it twice a year, and they came out and they found that the air handler in the attic was leaking fluids, and they couldn't replace it because of state laws that say one couldn't fix and use Freon. It was 105 degrees out for a number of days, and the house was hot. I made a mistake of not opening up a claim to Choice Home Warranty. I had to pay $15,500 out of my pocket. I called Choice the next day and when I explained to somebody, they were downright, “Nope. Sorry. You didn't file a claim. You get nothing.”

    I didn't file the claim and it was something in the instructions that made me do that. I was reading about how to file a claim, and it says to “hire your contractor” in the beginning of it. Way down at the bottom, it says something about “File a claim first.” It led me to believe Choice had changed their system where we were allowed to hire the contractor, because before, it was always call them or file a claim and then we would choose the contractor. So, that threw me for a loop.

    Other than that, I'm pleased with it. I do think that at times, Choice doesn't cover what's needed. When my pool pump went out, once again, it was a thing where the state had changed the law where you couldn't have a single speed pool pump. You had to have a programmable multi-speed, which is about twice the amount of what my pump that was in there. We're second owners on the house, so the pump was in there probably for seven years. When I went to replace it, I couldn't do it with the less expensive single one, and it cost me an extra $1,000 because all Choice would give me is the price of the existing pool pump that was in there.

    When I have file a claim, they're very responsive in getting and notifying a contractor to come out and look and to fix it. It's just that on the two big items, I called them and they said I didn't qualify for anything. I know they have rules, but they could have at least evaluated it, sent it to their contractor to ask what would they have charged for it, and they could have awarded me something.

    Choice Home Warranty may be a viable option for those seeking predictable repair costs, but I advise approaching with caution and a clear understanding of the financial terms. Transparency in billing could be improved to enhance customer trust and satisfaction. I canceled my contract with three months remaining for $49.95 per month, as stated on many of their websites, and they only gave me $24.00 for the total three months. Second, be careful of calling in to start a claim. They will take the call and send someone out even if it is not covered by your warranty. Once you pay for the service call then they tell you it is not covered under your warranty.

    Technician seemed very good--didn't have to do much work since the washer was determined unrepairable due to part unavailability. This 30 day wait possible for the Lowes' e gift card is totally unacceptable, the email money offer said first it would be quick and convenient, then when I accept, the response says I may wait 30 days for the e gift card. We have already been without the washer 2 weeks--had to wait 10 days for the repair appointment with Whirlpool service. Other plan service from Choice over 3+ years has been good.

    The condo that we bought had Choice Home Warranty and we just stayed with it. Submitting a claim, which I normally do online, has been very good. Their contractors have been pre-qualified to do whatever tasks they need to. I know everybody's busy, because I'm a contractor too, but sometimes it takes a little longer than I would like to get things done. I understand supply and demand though.     First claim after having my warranty for 4 months and it's been a week and I have heard NOTHING from CHW or a contractor. When I called they assured me they were "calling all the local repair shops to find someone and that I would receive an email when they found a technician." I called the same local repair shop that I mentioned to CHW and they said they could have someone out tomorrow. Still waiting on said email..... We will be going back to American Home Shield ASAP, they might be more $ but their customer service is worth it.

    I had a very disappointing experience with Choice Home Warranty and their contractor, Texas Home Appliance Service. I filed an oven claim on 11 Nov 2025 and was given an 0800–1200 appointment window on 14 Nov 2025. I took the entire day off work, losing $438.48 in wages, and also paid an $85 service call fee upfront.

    The technician never showed up, never called me, and I received no proactive updates. I contacted customer service four times throughout the day (11:46 a.m., 12:58 p.m., 2:07 p.m., and 4:20 p.m.). I was repeatedly told I’d get a call back from a claims specialist, but no one contacted me. During the final call, a representative (Ariel, employee #**) said it was too late in the day to do anything about the no-show.

    After wasting an entire day and losing income, I requested a refund of my service fee and cancellation of my coverage. This experience showed a lack of reliability, communication, and respect for my time.     I had a prior company prior to Choice, and like everything else, their price went up significantly year over year. It went up too much from what I was previously paying, so I decided to shop around. Choice was highly rated and I checked it out. I called, got the rates, and decided to change and go with them instead since they offered a very similar coverage to my last company and their price was cheaper. They also offered monthly payments, while with my prior company, I had to pay at least six months in advance. They wouldn't do a month-to-month. So, that was a nice flexible option that also led me toward going with Choice.

    Filing a claim with them is ridiculously easy but I've challenges with local contractors. I've had issues where someone didn't show up for the appointment and I couldn't get ahold of them. So, I've called Choice but they said they couldn't cancel that and try with another contractor. That was not Choice's fault though. It was more of a New Mexico thing. The techs they've sent out have been wonderful and I have no complaints. If I did, it would be that sometimes they're not answering their phone or not following up with me.

    Other than that, there had been price increases and even now, the call fee went up 25 bucks. Maybe I missed that communication, but all of a sudden, the bills were more and I didn't see anything from Choice saying the price changed. I have told family members and friends about Choice because I see people coming out of pocket thousands of dollars to fix things. Having a home warranty plan is a huge piece of mind. I don't have $10,000 in the bank if something goes wrong at a house and you can't just call up your landlord and have them come fix something. Luckily, my realtor required that with the purchase from the seller at that time that I had that warranty.

    This year, I had to come out of pocket pretty significantly for a garage door that broke. However, I saved over $500 just by having Choice on that one claim alone. I would have paid almost $2000, and I paid $1,300. Whenever I hear people saying that they're coming out of pocket, I always say that my home warranty company would have covered $2,000 and they would have only had to pay 1,000 versus 3,000. I also tell new friends that are trying to purchase a home to make sure they get a home warranty plan. My initial out-of-pocket is 100 bucks, then Choice is going to pay a portion of the cost from there. They're going to help me and I don't feel so alone in it all. Also, when getting contractors on your own, you're not sure if you're getting a good or bad one. But the database that Choice have have good people. Everyone who has come here, I've been happy with.

    One time, I had an issue with the filter system of one of my refrigerators. We live in New Mexico, so we drink tons of water out here. So, I called Choice Home Warranty and I found out that I didn't have coverage on my appliances. So, it took me months and hundreds of dollars to find the right part, the right person, and get the filter system fixed. After that whole ordeal, I paid almost $300 to get it fixed. I then called Choice to and ask how much would it be to add an appliance package. It was $16 for the whole year, so I told them to add that to my contract.

    My washer went out. Choice Home Warranty sent a serviceman out, I paid him $100, and they said that they couldn't fix the washer. They said they had let Choice know. Choice left me an email about two days after that, and they said they were gonna give me a replacement money to get the washing machine fixed, but they were gonna give it to me in an e-Lowe's card. They said they were gonna give me $629. I waited for about a week, and I never got anything. So, I called them. They said, "Well, if you notice on there, we have up until 30 days to do that." When I asked why it takes so long, they said they do them in batches. I still haven't received the email from Choice saying what's going on. I guess they're gonna wait until the 30 days.

    I've had Choice now through two raises. My payment went from $70 a month up to $93 a month now. It's $100 for the service call. I started to get rid of them a while ago. After this debacle, I probably will get rid of them because I'm paying a lot of money for it and I haven't been to the laundromat in 30 years, but I don't have a choice. As far as the contractors, when I place a service call, they usually get here within a day or two. As soon as they got through the door, they want that $100.

    We had a thing about six months ago when the glass on my washer cracked. They didn't call me and let me know they were gonna cover the part, and the man was on his way. He was gonna come out the next day to say, "Well, I'll let you know whether they're gonna cover it or not." I told him I needed to know whether they were gonna cover it or not. They never got back to me. So, I repaired it myself. They did reimburse me for the part.

    I've had a situation where my hot water tank went, and when they came out, the man said it split on the side. It was old, and they said it split on the side. So, when they contacted the company, they said they couldn't repair or replace it because it has splitted on the side. I couldn't find the detailing of that in the actual warranty clause. It said if they couldn't fix it, they'd replace it but they said this was split on the side, so they weren't gonna replace it. So, I had to replace that. Then my furnace went out, and the man came out to fix it, and he said that he couldn't find some kind of number on the side of the coils. We went back and forth on that. Choice wouldn't do anything because it was under warranty from the manufacturer.

    At another time, they came out to do a check on my tub. It was leaking a little bit. The guy took the top off, where you turn it off and on, and he said, "Do you have the paperwork for when you got this?" My house is about 28 years old so I don't have the paperwork. He said, "This little thing inside of it, Delta has a lifetime warranty on them." So, if it's under warranty, I'd have to get the parts from Delta, and they would put it in, but I'd have to get the part from Delta because they have the lifetime warranty. I have no idea where the paperwork is so that was not good. The part probably costs $3. I knew the part he was talking about. It was just like a little spring that goes inside the thing where you twist to turn on the water. He said he had one on his truck and he'd put that one in.

    Choice has been responsive. But whenever I make a claim over the phone, their customer service has been poor. Sometimes the reps don't speak English, which makes it extraordinarily challenging. Despite that, they are prompt in calling me back. They are difficult at times in terms of approving claims and on one occasion, when a claim was denied, I threatened to pull my business from them and I have multiple accounts there. It was only after doing that that I got some kind of affirmative response. All in all, sometimes the service is great and sometimes it's not. Other people have also told me that they've had good experiences and that they at one point had Choice, but they were sort of forced to move it to a competitor.

    In the beginning, there was confusion between the actual repair company and CHW as to when the technician would be coming. CHW had me scheduled for 11/06/25 and Goodman Home Services had me scheduled for 11/12/25. I got a few emails from CHW, all saying the appointment would be 11/06/25. The company sending the tech said the soonest they could get here would be the 12th. No one came on the 6th. So I hoped someone would be here on the 12th.

    Luckily, the tech (Ian) came on the 12th. He was polite. Not very talkative, but he repaired my washer. I haven't tested it yet, but I'll do that this weekend.

    Issue with refrigerator freezer cooling. The technician assigned made 3 visits to attempt to repair the issue. All 3 visits, which I considered was a thorough checkout and dismantling of the refrigerator to identify the issue. First (9/17/25 ) visit diagnosed and replaced a bad cooling fan. Second visit 10/3/25 the cooling fan was still working and the freezer not cooling, the technician added freon. Third visit 11/7/25 the technician added freon again and indicated to me if the refrigerator freezer stops cooling again, there is a major freon leak somewhere in the line and the refrigerator would not be cost effective to repair and recommends replacement and would report this to the Choice Home Warranty (CHW).

    I contacted CHW to determine my options and was informed they didn't receive they same response from the technician as was verbally told to me by the technician. The response CHW received according to CHW was that "they were unable to repair". I feel as though CHW refused to accept the technician's recommendation (again the technician had already been out 3 times) so I was convinced at that point that a very thorough assessment and diagnosis had been done by the technician and his determination provided to me was valid. Nevertheless, CHW assigned another company to come out on 11/19/25.

    I cancelled the contract 11/14/25, as I was not going to wait another week after 2 months of trying to resolve this issue and having to throw away food. I would not recommend CHW as your warranty provide because they wanted to kick-the-can-down-the-road on this claim and chose to undermine the technician originally assigned diagnosis.

    I had a new HVAC unit installed in April by EMS Home Services who Choice Warranty (CW) set up for the installation. The process took over a month in the sweltering Texas heat. They did not replace the Trane unit with another Trane and instead sent another model which according to the internet is not as electrically efficient. It was wired incorrectly by the installer and the AC ran for a month before I could get someone out to repair it. I sent in a message to CW and they assigned another company to come out. The other technician said they could do the repair but would cost $250 so I paid him the $75 fee and told CW I wanted to be reimbursed since I wrote on the request for service that it was a problem with the recently installed HVAC. I called CW back and they told me that their system is automatic to assign companies and no one reads the comments. EMS came back out and rewired the unit after a lot of problems and profanity.

    The EMS technician left the box, the old controller and walked out saying he had his child in the car and had to go. Recently as the temperature dropped, I discovered the heat function did not work. I called CW and was told that it was outside the 30 day window and had to pay for another technician to come out. The technician from Hope Line AC and Heating determined the wiring was still incorrect and I had to pay another $75 for his visit for the same wiring problem. Steer clear of Choice Warranty as they are not reputable in my opinion. A reputable company would have refunded the $150 paid for the two extra technician visits. I have attached the mess the technician from EMS left in my attic.

Come to find out it wasn't a new unit like it should have been and the technician they sent out didn't know what he was doing and also gave me an used unit that I had only 4 months. Now they don't want to fixed it because I had to take measure into my own hands to call a technician from an AC place to add one thing on the unit. So it would get cold in my house during the heat of the summer for my family. This is a bad warranty company. I will not refer anyone to them.

    I had Choice warranty for years. Realizing, my appliances were all new and under warranty, I could simply put the money in a rainy-day fund I decided to cancel. I called Choice and was offered everything not to cancel. I told them my mind was made up, and I wanted to cancel. The agent told me, "Since you were a loyal customer who did not abuse their policy, I will cancel your policy with two months of free extended coverage. This will cover you in the event something happens after your policy ends." After the two months, my account was charged again. I was told, "I should have called back to cancel again."     The Water Heater was not working. I contacted Choice warranty and put in a claim. Because I have 4 people in the house. 2 of which are children. The children and needs warm water to bathe in, and warm water to wash clothes in as well. One Vendor answered, 3 weeks later. He rescheduled the weekend before the appointment, for the following weekend. When that day came he then rescheduled again, for the following Wednesday. At this point it was a full Calendar Month, without hot water. So I called the phone number provided, and he told me that Choice Home Warranty, still owed him money and he was going to continue to reschedule until they paid them.

    Choice Home Warranty is a disappointment. I bought a 6 year plan for a rental property and small claims for a disposal and washing machine were fine. Then last April my AC unit needed to be replaced. Their repairman installed the unit but failed to get a permit as required. I paid almost $3000 over the AC unit replacement to cover costs not covered by the warranty including the permit. Today almost 8 months later still no permit. I sold my unit in August and was given 60 days to secure the permit. Escrow withheld $5000 as security. The repairman has been out twice to make repairs as he failed the permit inspection twice. I am still out $5000, and Choice Home Warranty fails to take any responsibility for their repairman. Totally unprofessional. I did get a 30 extension on the funds held in escrow. Hopefully something will be done by next week. If not litigation will follow. It has been a frustrating 8 months.

    My GE Monogram stopped working. I called Choice Home Warranty and got an electrician out here. It turned out that the problem was the control panel. Choice Home Warranty gave me an an e-credit at Lowe's and unfortunately, it's $5,000 to replace the microwave with a new one. But the e-credit is only $194. So, I'm not really happy about that and at the moment, the claim is not yet complete. Other than that, Choice has been pretty good. I have them for five years and their claims process is pretty simple. But I don't want to pay $5,000 for the microwave. I originally said I wanted to replace it, but I found out later the price to replace it was a little exorbitant. Also, I didn't know ahead of time that what I was going to be getting was an electronic credit.

    I had a problem with my Maytag front loader washing machine. Choice called Whirlpool in to service it and it seemed that Whirlpool could not get the needed parts, which were the control panel and the touch panel. So, since it couldn't be fixed, Choice offered me $629, which I haven't gotten yet. But they said it would take about two weeks. In the meantime, I have already gone out and purchased another washing machine and I had to put more money into it. So far, I'm happy and content with Choice. I have them for nine years now and the plan came with the house when we bought it. They're very hard to get on the phone and everything is done online, but their price is right.     As soon as you put in a claim, Choice drops you. We've been with Choice Home Warranty for a long time. In the beginning, we called them and they took care of everything. But lately, they are the worst company I've ever dealt with. The last two years, they haven't done anything. I'm trying to debate whether I'm staying with them now or not. When I asked them to come out and see if the pipes to my sprinkler system was the one leaking in my yard, they sent a plumber out because one of my faucets inside was dripping. Choice always told me if there were two things under the same issue, like plumbing or electric, then make that one claim on that one thing. So, I did, and I explained to them that the leak was outside and the faucet leak was inside.

    Choice sent one plumber. That plumber came here and I paid him $100. But he told me he didn't fix anything outside. Choice should have known that. I had to call them back to let them know that they sent out one and he doesn't do both. So, they sent out a second one, and that took over a week. I've been waiting for my leak underground to be fixed for almost a month. My water company is sending me emails every day. Choice told me that they fix sprinkler systems and that's why I have a warranty for my sprinkler system. I have also a warranty for the water pipes underground, but not through Choice. That other company came out the next day when I called them and they said, “It is not the water pipe. It's your sprinkler system.” That's why I set it up with Choice.

    When the second plumber came out on a Wednesday, he wrote all of his notes and sent it back to Choice. But by Friday of the same week, Choice told me that he hadn't sent anything to them. So, I called him on Tuesday, looking for the information. I was told that they finally got some information, but they needed to take pictures. I said, “Okay.” They approved for the guy to come out and dig. Now, I'm waiting for him to call me to set up an appointment. A whole week passed by and I never heard from him.

    Finally, one of the Choice agents said that they would get in touch with another company, and they did. A man came out for irrigation, but he told me he only repaired the backflow. He doesn't dig in the ground. He doesn't do anything underground. I asked him, “Well, did they not tell you that it's underground?” He said, “No. There's nothing that says that.” So, I contacted Choice that same day when he left and I was told I needed to wait until his results came in. But he walked to the side of my house, stood there on the ground with me, and never moved a piece of dirt nor looked all over the yard. There’s also water showing on the ground in my backyard but he never went there. Then finally on Friday, I received a claim disclosure from Choice that it was denied.

    A claim person called me on a Saturday annd I chewed her out. It didn't make any sense. I told her, “You knew my issue. And you knew you should have sent someone that can find the leak.” But they didn't. After looking over the notes and my complaining and everything that I said, she told me that they did receive pictures. Right now, I'm supposed to be waiting for somebody to call me to come back out to dig, to look and see what needs to be done.

    The faucet couldn't be fixed. Choice said something about corrosion, but the plumber never said anything about corrosion. I asked him to send his notes to me and nowhere in his notes did he say corrosion. He said that a new faucet needs to be put in. He also told me, “I know that they're gonna tell you to get the faucet from MOEN ‘cause MOEN has a lifetime warranty.” I received the faucet from MOEN. MOEN stood by their warranty. But the claim was denied.

    I had a hot water recirculation system that Choice had this company put in that could have exploded my house. The hot water was not coming down, but the device underneath was hot. So, this is under the sink where the aerosol cans are. It was getting hot under there, and those things are not supposed to be close to heat. So, I contacted the company that made this device that they put under there. They said, “Ma'am, is that under your sink in your house?” I said, “Yes.” He said, “That does not belong inside a house. That belongs on a piece of equipment outside in a field. That can blow up your pipes, which will blow up your house. Unplug it and tell them to come and get that piece.” They unplugged it. They came and got it. All of a sudden, I needed to pay $700 for them to put the correct piece out there. But I told them to stay away from my house.

    Choice should not even be in business. It seems like they'll reach out to any plumbing company that says they're a plumbing company, and whatever they say or do seems to be okay with them. I fault Choice for coming up with excuses why they can't fix things because even though the plumbers told them it wasn't corrosion, they put on their report “Corrosion” because they didn't wanna do it. Also, corrosion is something that they don't fix.

    The technician that came to my house was super polite, and diligent. I felt like he really tried everything he could to identify the the electrical problem we were having. Unfortunately, after an hour of work, he said the only way to really identify the problem is with Wire Tracing and that Choice Home Warranty doesn't approve Wire Tracing. So, while I'm scheduling with his company to come back and before this necessary investigative measure, I get an email from Choice saying my claim was rejected because the issue was not a result of normal wear and tear. I asked the tech how he determined that, and he said he hadn't determined anything. They asked him and he had been unable to answer due to still not knowing what the problem was...     I convinced other people to buy a Choice warranty because I had such a good experience with it. I like the ease with which things get scheduled, because I just go online and put in a thing, and people reach out to me. It gets scheduled and it happens, and that's very convenient. Also, I get a good value. It's affordable. If something comes up, Choice Home Warranty has good coverage. Hopefully, only one thing happens to me this year, because if a second thing happens, I'm screwed. My elderly mom had a different home warranty, and she paid more for it. It covered less, and she had something break down in her house and they wouldn't cover it. She said, “It sounds like none of this stuff is covered.” I said, “Choice does, so you should switch over to them.”

    I bought a house out here in Virginia, and the seller said they’d throw in a home warranty. I had a home warranty on my last house but never used it. It was a different company. I used it to get my locks changed, and I cashed in the policy. So I was, “Great. I'll just cash in the policy.” But what Choice covered was good, and that first year, my HVAC unit went out and they replaced it.

    When you have to get something replaced, instead of Choice giving the money, I wish I had an option to choose whichever model they said was okay. They used to have their own models that you could get because they sell them wholesale. Now, people were mad because they wanted to choose their own ones. They switched it so people only have the option to get the money, but that money is wholesale so it's half the cost of replacing a unit, which is difficult. I'd rather Choice have the option to either go with their one or take the money which would be half, and I could use the rest of the money to buy one if I had a specific model that I cared about. I don't care about the model. I just want a fridge that works.

    We truly like & respect Choice Home Warranty for the protection of all of our appliances, Heating, & Air Conditioning, & have had few service calls as our house was bought brand new, but we recently had the very 1st disappointing service call with our Viking Double Oven.     Every (2) claims denied. Electrical light switch. Two weeks to send their technician. Three weeks to deny. Choice stated "because wiring was behind a wall it was not covered." All wiring is behind a wall or ceiling. The electrician stated the five outlets needed to be checked. No going behind walls. HVAC stopped working and the claim was denied for not being "wear and tear". I have insurance for these purposes when stuff stops working. Contacting managers, supervisors and/or Case Managers is an impossibility. I had a scheduled meeting with two case Managers at 1:30pm and neither called or answered their extensions. Choice Home Warranty is an embezzlement taking people's money like a thief.

    They suck. Being in real estate, I work with home warranty companies regularly. Personally, I have choice HW as that was the one the title company recommended. Choice HW has an excuse not to cover just about everything. They take a long time assigning a technician and assign for a time convenient for them, not according to your schedule. In addition, they'll suggest you do a reimbursement method if they can't find a tech in a timely manner but then you pay for two appointments because you have to get the work approved OR they won't reimburse you at all. Just don't do it! They're not worth it.

    I was looking at potential warranty companies. My sister had Choice Home Warranty when she lived in California. She had some luck with it. I'm glad I signed up. I had thought of canceling it because everything was working perfectly. But I thought, "Let's just wait and see." I've only used them once. The guy was here within a couple of days. He was very knowledgeable, and in and out. If I called somebody else to troubleshoot for two hours, it probably would have cost way more than 100 bucks though it does cost more than 100 bucks if you figure in the monthly charge. The reviews on Google are mixed. There are always haters out there. But the guy was very nice. He said, "Sometimes, if you just unplug the machine, it's more of a computer than a washing machine, and let it reboot and reset." It was a good experience from start to finish.

    For the price, this is a great company to protect your home appliances. It is totally worth the peace of mind. If anything happens to any appliance in my home, all I pay is $100.00 and they come out and fix it. If they can't, they will replace it.     Choice been really good but this incident is really disappointing and Choice's Claim Department was not a real advocate for their customer. The date of service was Nov 3rd 2025. I opened the claim with the home warranty service to fix my leaking faucet of the master bathtub. The plumber came and he tried to changed the faucet cartridge but unsuccessful because he did not have the correct cartridge's size. He told me that either someone replaced the wrong cartridge in the past or Moen no longer make it.

    He sent in the application to get me a whole new set but Home Warranty denied it because they claimed this is not a normal wear and tear. Their reason is the faulty cartridge caused the issue after going off the assessment from the plumber. I explained that the assessment was not correct because I called Moen who stated the faucet is one of their model and the correct cartridge is 1248 (not 1244 which is the one the plumber only has). That is why the job failed; Simply because the plumber did not have the correct part; not because the cartridge in there is wrong.

    I also contacted the previous owner who confirmed they did not modified anything and the previous owners stayed there from 2003 to 2022. I also asked if Choice can send a different plumbing company for a second assessment, but they also denied it due to their policy. Furthermore, the plumber who Choice sent was not knowledgeable and efficient. So many statements from the plumber is incorrect after I fact checked it with my own research and asked other professionals. Choice did not advocate for their customers to fix the issue. Clearly the first plumber's assessment was incorrect. Now my faucet is still malfunctioned and I can't use it.

    We haven't had heat. So, I called Choice Home Warranty. They sent a guy and he just got here. He's been down there for about 10 minutes. He's some local guy and the only issue I had is that they told me he would be coming sometime between 10:15 and 3:00, and he just showed up. It's been a long day of waiting, but that happens. I've actually recommended Choice to a number of people. It's good. They're responsive, and they find somebody locally. At one time, they came and the gentleman that they had come really didn't know much about the issue. So, they sent somebody else.

    I had purchased a 3 yr plan and about 1 year into the contract my garage door made a loud, grinding noise and stopped 1/2 way open. I looked at as close as I could and decided the spring had broken but rather than call CW and tell them that and be wrong, I called a local garage-door business and had them take a look and confirm my guess, which turned out to be correct. Because they didn't have the correct spring in stock, they ordered from their supplier and I filed a claim with CW. Turns out that was a mistake because CW denied and claim because I didn't follow the correct procedure in filing a complaint. After a lot of emails and telephone calls, nothing was resolved, I filed a claim with BBB which they have left as 'unresolved'. I'll be cancelling CW and finding another warranty plan.

    I’ve been without heat for 3 weeks. They sent out a company. The guy has been here 3 times trying to get the heat to work. He leaves and says he has to go to supply house and will be back in 2 days. He shows up leaves and has go get more parts. He comes back 2 days later. He then knocks on my door and says he can’t fix it and leaves. I call Choice and they tell me he refuses to finish the job. Now I’m waiting on another technician and haven’t heard a word from Choice. Do yourself a favor and go with American Home Shields. I should have never switched over to choice but they promised the world and now I’m paying for it. Pathetic company is what they are and they don’t care about you. All they care about is that you send them your payment each month and then they don’t do anything when you need them.

    First, Choice Home Warranty is NOT a BBB Accredited Business. My fault for not investigating more thoroughly. Hopefully this review can help someone else not make the same mistake. CHOICE HOME WARRANTY IS FRAUDULENT AND UNETHICAL. I’ve wasted years and thousands of dollars on Choice Home Warranty, believing I had real protection for my home. What a colossal mistake. Every single claim—no matter how minor or clearly covered—gets the same scripted denial:

    “Power surge” (with zero evidence—no burnt parts, no outage records, nothing).

    “Lack of maintenance” (even when service records prove otherwise).

    They invent exclusions to avoid paying a dime. My latest claim for a failed HVAC system? Denied with the exact same “power surge” lie—a blatant cop-out. No surge happened. No proof was provided. Just a refusal to honor the contract. Choice Home Warranty is not insurance—it’s a scam disguised as coverage. They collect your payment happily, then fight tooth and nail to deny every claim. Unethical, Dishonest and blatant liars. Save your money. Cancel immediately if you have them. Do NOT sign up. You’re better off putting your monthly premium in a jar—at least you’ll have something to show for it. Zero stars. Steer clear.
