I highly recommend Choice Home Warranty! The last Home I had In Cincinnati we had a home warranty company for 17 years. They did always pay and come through, but it was impossible to ever get in touch with someone.. We would end up having to do most repairs, our self and then argue with them because you can never get a response. This company always gets back with you almost immediately. Everyone that has come out has been extremely pleasant and knowledgeable, and we have been so impressed so far.. always fixing the problem. I definitely tell everyone to get a home warranty. I would never be without one and I am highly recommending this company to all my family and friends.

The representative was very thorough in explaining all of the choices of coverage that I could take and in answering my questions. The pricing, compared to my last company is so much more economical for the exact same coverage. I am so glad I called and now will be a Choice subscriber.

I signed up for Choice Home Warranty after seeing that they are number 1 on Forbes. The website let me sign up immediately, but with the incorrect property address. I'm not sure why they don't have an address confirmation system as all websites do. Upon further research on the same day, I find out that they have terrible reviews and a class action lawsuit. I called to cancel the warranty, and they told me that there is not direct line to the "Resolution Department", but they will call me back. I asked if they would call me back on the same day as I am very busy and can't always answer my phone. They said yes. I waited 2 days, and they never called.
I called again on the 3rd day to ask to cancel and the person transferred me to an automated system that grabs your phone number and tells you that they will give you a call back. I'm frustrated because they didn't call me back the first time, but there is no option to stay on the line. I waited for a phone call, and it google screens it, so I miss the call. I had to call, again and be put on an automated system, again.
I finally answer their call back, and told them I need to cancel. She said she would have the "Resolution Department" call me back. I told them my situation, and that I never got a call back and how frustrated I am. I explained to her 3 times, trying to ask how long I should wait before calling back and having to be on the same call back line, and then she said there's no other way, and hung up on me. So, now I am waiting, again... I have not been able to cancel this. I am so glad I decided to cancel immediately because this is frustrating. Imagine calling for a claim and being unable to be helped. I can't wait until the cancellation is final.

This company is a big rip off. They take your money and then deny all your claims. When you try and cancel your claim they will not allow you to. I had to cancel my debit card in order to stop payment. I would never allow this company to do business with.

I had the agreement since Aug 2023. I made my 1st claim in 2025. It took a week to get a contractor out, was not fixed. Made a 2nd claim for the same issue. Contractor had issues being paid. 3rd claim was canceled because it took too long. I paid for my own plumber. Tried to cancel since Nov 2025. 7 times I left an email contact thru the customer portal, no response. Calling customer service 13 times, all you can do is leave your number for call back, no response. Finally Dec 2025, I got my only contact only to be told there was no attempt to contact them. Very frustrating company to deal with.

My first call was answered by AI. When I asked a question about why my AMX card was being charged she did not answer. When I challenged her about being AI, she deflected. When I requested a live agent, she said she could help me. She then got agent.

The technician was awesome and did exactly what we needed (new home re-keying) but it took Choice more than 3 weeks to find him. When they assigned the technician, I was given less than 24 hours notice for the appointment. This is a basic service offered by Choice and should have been assigned and scheduled much quicker.

During a warm front in North Texas our central air quit working. I contacted Choice Home Warranty and Rutledge Air came out a day later and quickly repaired my air conditioner. Very quick service. This was my first warranty call since going with Choice Warranty and My repair was handled quickly. I would recommend Choice Warranty to anyone looking for a home warranty company.

I am very disappointed in Choice Warranty. Been a customer since 2022 and my experience hasn't been good. I have claim in now. Was sent Dec. 19 with my heat pump down. I am 86 yrs old and it gets cold in my house. I finally got a technician to check it because you said you couldn’t find one. He will be sending you the information and hopefully things can be took care of.

The technician was good and made the right recommendation to replace and not repair because of the age of the appliances and the difficulty to get part. So no repairs were done and he spent a short time. However, even though it was one trip, and two appliances, and no repairs, I was charged two fees.

This last interaction regarding my garbage disposal, has to be the quickest example of a resolution I have experienced with Choice Home Warranty from the moment of submitting a claim, to CHW setting up appointment with a networked technician (day 1) Who reviewed the issue and reported back (day 2), to repair/replacement (day 3).

We called and spoke to Julian. He was very helpful and agreed to some changes/additions we needed, and informed us of all the available coverages. We agreed to try the 3-1/2 yr service contract with the firm price which can be canceled at any time and a refund made. I would recommend that anyone interested should contact Choice Home Warranty and see if a service is available for what you may be looking for. We were previously with a different home warranty that continuously raised the rates. We are on a fixed budget so being on a fixed contract price is what we have found. I was told there are over 30 homes in my area that also have Choice Home Warranty and that is a recommendation right there.

Nicolas the technician was a 10 and did excellent work. However I'm giving Choice a 3 due to the fact it took 8 days for you to send a technician!! Unacceptable for a water heater!! Plus you scheduled an appointment that was NOT COORDINATED WITH THE PLUMBING COMPANY!! I called the company and they told me that date and time was not scheduled. If I had not checked I would have waited a whole day at home for NO service. GET YOUR ACT TOGETHER!

The company that came was very good. They had me fixed up in almost no time. They even came two days earlier than the scheduled appointment which was fantastic especially how important it was to get my kitchen sink up and running. My only complaint is that I wish I didn’t have to wait almost two days for something so important to be fixed, but being Christmas I understand as well.

Great company, but when I asked the CHW representative to contact the service member coming to my house, he said he had no contact info and could not until the time expires and I notify CHW that he was a NO SHOW. It was 4:45 pm and all I wanted was a phone # to contact the rep so I knew if he was coming to my home. I had no INTERNET all day long, so I did not get the EMAIL Sears sent me saying he could not make it on the 24th.

Being a 80 year old man and worrying about a shady contractor coming in, doing shoddy work and ripping me off. CHW took that worry away. After contacting CHW about my drainage problem it took no time for them to send a certified and licensed plumber to my home fixing my problem. Was extremely satisfied with the plumber work and with CHW fast response in fixing my problem. Thanks CHW..

Please do yourself a favor and stay away as they are worthless and cheap. They sent repair shop to fix water heater as I have no hot water in cold weather. The repair company came out and said water heater burner needed to be replaced and Choice took their sweet time that I had to pay for the burner so I can get it and have hot water. Well it worked for like an hour and then was not working again. The service company came out 4 times to restart it and he finally said that it needs a new water heater. Well Choice Home Warranty refuse to put a new water heater even though their own repair company came out for the repair.
I got message from repair company that they are sending another company and I have to sit here still with no hot water. They need to shut this company down as they are supposed to to take care of their customers but refuse. That is why we have a Home Warranty to take care of things but they don't but they sure Take your money every month. You also call them and never can get a live person but message to leave your phone number and they will call you back, this is a lie as I have not had one call back from the company.

Upon arriving home from a vacation on December 12, 2025, found water leaking in front of refrigerator. I submitted a claim to Choice Warranty, but they stated the problem existed before coverage began. I stated that we had coverage starting on Sept. 15, 2024. After submitting another claim for the same problem, Choice told us a Lake Appliance technician would contact us. Waiting a day, got text from Lake Appliance that a technician would be coming out on December 18. The technician arrived on that day and diagnosed the problem as a leaky water valve.
After turning off the water supply to stop leaking, he stated he will order a new water valve (sent to our home) and would set up another appointment to finish the work. Kjosh Q. (technician) arrived on December 26, 2025 and completed the valve replacement quickly. Except for the confusion on first claim being denied the process ran smoothly, although we wished it would have taken a shorter time to get the technician there in the first place (almost a week from claim submission). Kjosh Q. (technician) was very professional, diagnosed the problem rapidly, and installed the new water valve in a timely manner - NO COMPLAINTS.

Quick, but too long, had to call my son who was at work to come and help stop the water. The line at back had 2 splits in it. After he put a cap on the line, the water stopped. Cancel the claim. Wish company acted faster than they did. No more statements.

I recieve quick response to my claim via email however I have experienced some very long wait times when phoning, sometimes more than 30 minutes waiting for or a real person to answer a question only to hear the person picking up speaking with an accent so thick that I can't understand and when I explain I can't understand them because of their accent they speak louder, I can hear fine they don't need to yell...Also, I usually I have wait 6 or 7 days before a tech is sent. I can hire my own but repairs have to be approved by Choice before the issue can be fixed so that means a second appointment which makes no sense

Terrible outcome. They are willing to pay an amount that won't even buy a comparable microwave or have it installed. Misleading at best. Very disappointed in their service. Very disappointed. They need to explain how it works in better detail. They offer replacement but the microwave cannot be replaced with what they offer and certainly cannot be installed. I'm 80 years old and cannot do myself without extra cash from my pocket. What a sham.

Choice Home Warranty scheduled an immediate appointment for December 26th between the hours of 12 and 4:00 for a refrigerator repair. No service providers showed up. Contacted choice Home Warranty four times. They kept on assuring that I was going to receive service that day and that the technician was running behind. At the end of the day no service provider showed up. New service appointment scheduled for January 6th, 2026. Two weeks without a refrigerator to store delicate medication for 91 year old mother.

CHW is great unless you actually need to have an appliance replaced. If something needs replacement, they try everything to try not to pay or to pay as little as possible. They straight up refused to replace my water heater - we had to do that out of our own pockets and that was after their first technician ghosted me and CHW, so I had to find a new technician to which I was would I would be reimbursed for that next call out fee - I was not. They even said they had no record of telling me they would reimburse that 2nd call out fee. Furthermore, we are currently dealing with a fridge replacement to which they want to only give me $800 to replace a $3000 fridge, even though under their service contract and terms it says they have to replace with like features and value. They are a load of crap.

The tech was able to get my furnace running until he returned with a new part, He was very professional. 2 days before my furnace wasn't heating properly. I called CHOICE and they set up a HVAC company to come here to service my furnace. He did a temporary fix until he could get the new part. The tech said he still text me when the part comes in. In the meantime my furnace is working fine.

The representative I spoke with, Franky, was very professional and polite. He answered all of my questions with clear answers. I have 30 days to look over my contract and can cancel it if I feel it's not right. Also, I can feel free to ask any questions, if I should have any.

Pre charge of a service fee prior to scheduling a repair service is unacceptable. When did you start such a process? Especially if the repair service also charges a fee and then you reimburse the fee but only after 72 hours. Definitely not happy with the process and this company used to be the top service provider around.

When the claim was made about the washing/dryer loud noise, Choice Home Warranty (CHW) was very responsive and sent a technician to the house. Based upon the technician's findings, CHW decided to replace the washer. CHW plans to send a $400 Lowe's gift card to get another washer. I am faced with two challenges: 1) The $400 gift card is not enough to buy even the cheapest washer in Lowe's, and 2) the gift card will be sent by email within 30 days. 30 days is a very long time to stay without a washer.

This is the third time we work with Timur. We find him very knowledgeable and friendly technician. He was able to diagnose the repeated problem which is the blockage of the vent which is causing the heating element to burn out. We will be getting someone to clean the vents to avoid the recurrence of the issue.

Repair is still not completed due to the need for an additional part. The serviceman is excellent. The holidays are part of reason for the delay. Laundry is piling up since we had just returned from a 2 week vacation. The delivery of parts was quick.

It was easy to go online and fill out the required information in order to submit a claim. I felt like the process was fairly easy. We’ll see how the rest goes once the individual is out here. This has been a prior claim submittal having someone come back out five years later.

I submitted a claim several weeks ago, had missed appointments and finally had a technician come to review our problem. He told us what his plan was to unclog our toilet and shower. He said he would submit the claim along with pictures that he took. I called your office yesterday and was told our claim was closed because our plan didn't cover the repairs. I wouldn't have known that if I hadn't called.. Now after waiting several weeks we are left with a clogged toilet and shower. I'm very disappointed and would not recommend your company if this is the way you handle cases.

My previous 2 claims were denied, and I really wasn't given a very understandable explanation. The 2 claim agents I spoke with were kind of impatient when I questioned the reason and I have become somewhat skeptical about the final decision. We get the same reaction to our problem no matter what home warranty company responds to our request. We can't help we bought an older home that has problems. Thought this time might be different. I would warn any senior looking to buy a home to have it thoroughly checked by a very good home inspector prior to purchase so as to not run into what we have. No one likes to maintain homes built in the 1950's.

Representative was kind, helpful, understanding, sympathetic to my needs. Handle my claim promptly. Schedule an appointment with a reputable repair center. Had the repair center called, confirm appointment. Technician showed up on time and promptly diagnosed and repaired the icemaker in my Whirlpool refrigerator. He came did his business quietly and was very fast. Probably the best I’ve ever gotten from Choice. He had all parts. Told him I had a bunch of company in and he came early for me. It was easy to put my claim in, it was picked up quickly, and when I called the lady to begin with, she put me on the schedule before they even got the claim ready.

This was my first time having to call in a claim to get my dishwasher fixed. The technician came promptly and it took him only a few minutes to locate the problem. We are waiting on the broken part to come in to finish the job. Very pleased with the good customer service!

Choice sent an HVAC company to fix heating issue. Very professional and was dressed in uniform, came on time and fixed our furnace. After that, he changed the filter, adjusted our thermostat, and set the auto fan to run for circulation. This saved us money on our repair by having the warranty plan. Since getting the warranty we've had several claims and they have all been handled well.

Paid two service fees ($130 total) 10/30 repair and 12/20, basement flooded twice, still no hot water, and now on my birthday, Christmas eve tomorrow, houseguests inbound, Choice is offering $360 and expect me to pay another $480 on top of the $130 I've already paid. Completely worthless. My claim review call scheduled for 10:45 am - radio silence. Zero contact.

Technician arrived after 3pm. He checked the refrigerator and an explanation was given about the problem. He said a report will be sent to warranty company and a part has to be ordered. In the meantime I don't know when it will be fixed. Now losing all my food in refrigerator & freezer.

I'd been a member of Choice for several years, at 1st the issues I had were far and in between. Nothing really major, and I got reimbursed with no big hassle. The 2nd membership became a nightmare. Jobs that were never finished and other jobs were never assigned out. And never got an explanation. So, I became part of the nightmares I'd heard about.

My washer broke down so I filed a claim Sunday night. Monday morning I received an email stating a repairman would be out Monday between 1pm and 4pm. I took off half a day of work. At 1:37pm, I received a call from the repair center stating Choice Home does not have access to their scheduling and it would be two weeks before a tech could come out on Jan 5. I called Choice Home and was told they would reopen the request. The next morning I received an email stating a repair tech from Smart Appliance Pro would be out that day between 3pm and 8 pm, so I took off work early. No one ever showed. I was provided the number of the tech. I called it 4 times and no answer and no return call. Very disappointing and frustrating. Going on three days with no washer and no one coming out to repair it.

This is the worst Home Warranty Company!! I had a plumbing problem and they could never find a person to come out. It took five plus days and many calls and long wait times calling them for me to not get my plumbing covered!! Please do not use them!!!!

It's easy to submit a claim and response time is decent. I would just say that some of the people you send out to do the work are not top tier, to say the least. For example, in one instance, I wouldn't have tolerated the work, but I wasn't home that day and asked someone else to let the service provider in. They replaced the kitchen light over my sink, but it was substantially too small and they just added wide tape (multiple strips of wide tape) to cover the hole that otherwise would have been left. It was very tacky. I ultimately hired someone else to replace the light with one that was more appropriate for the space. In another case, the appliance needed to be replaced, but CHW took a whole month to get me an electronic gift card to Lowe's. Why should that take so long? I needed my oven and a month is just too long of a delay.

It's hard to always understand where folks are coming from. This guy was great. Understood and answered the questions I had and it made the difference. Lots of calls and reminders this year. Made me nervous. He helped soothed the specifics and I chose CHOICE.

First, I am not one who likes to do all of my communication via a computer or AI. And that is what happened with my claim. I was not able to speak to anyone from CHW and to this day still have not. I called and had to leave a call back number but did not receive a call back. Aside from that, things went pretty well, I guess. The tech came out, which I was concerned about since out of 220 plus reviews for this company, 140 plus were rated as a 1 review with 5 being the best.
Needless to say, I was a little concerned and when I called again, I could reach no one. I had to communicate via the computer on the site, and they suggested I call the company they were sending out. Which I did and the receptionist seemed so nice that I thought I would go ahead and give them a try. The technician came put and was very nice and competent. Turned out my only problem with my dishwasher was that after 16 plus years the plug had come loose from underneath the cabinet and that was all it was, but he found the problem, fixed it right away and didn't give me any runaround or suggest additional not needed services.
So in a nutshell; I appreciated the tech, feel like an idiot for not checking the plug, even though I couldn't reach it, am hoping this claim will not cause my rate to go up since there wasn't actually anything wrong, and really dislike not being able to speak to an actual human being with my concerns. But in the end my situation was solved even though it was not in a manner in which I would have preferred. I think one should be able to reach someone to talk about problems should they arise especially when one has been paying for the possible need of a service for over a decade of more. If the tech had been here and I didn't like what was being done there would have been no one to get ahold of to express my concerns. Other than that, all worked out. So, I am giving CHW 4 stars as the problem was fixed, in a timely manner and I did like the technician. But their communication I didn't particularly care for.

The person I talked was very knowledgeable and made filing the claim very easy. I was expecting a long conversation and explanation but it was not, just a few short questions and I was good to go. All that I had to do is wait for an email from Choice to let me know that my claim was being processed. Now all that I have to do is wait until the tech calls to let me know the day and time he will be here. Again, everything was done in a simple and fast conversation. I have received the email, my date and time is set.

The technician worked with me to find a time that worked. Considering this was Christmas, I was more than grateful. He arrived during the scheduled time and got right to work. Within 15 minutes, he had diagnosed the problem and within 30 minutes, had it fixed. He was super professional and personable. Ten out of ten!

The dishwasher experience is frustrating, No agent could be found in your network, so things got shifted to me to find a repair person. Submit documentation, now more info from the tech even before the authorization is to be approved. Each communication is follow your rules. The contractor did an excellent job with fixing our garage door. He arrived on time and did an assessment. He replaced the broken part on the door and was finished in less than an hour. He was professional, friendly, and knowledgeable. I highly recommend!

Would have preferred Choice to have repair cost paid toward replacement purchase. CHW fulfilled their promises but did not offer options.

I was going with Choice, however, the representative was insisting on giving options that were not what was needed. A policy cancellation was requested immediately, but this wasn’t processed as yet. Continual emails were sent by him even though I was clear about the cancellation. I hope this review is clear enough that the company will proceed with the request to cancel.

Choice Home warranty is worthless. The handle on my freezer drawer broke. The technician was very helpful getting it back on, but the part that the handle attaches to is broken and needs to be replaced. Choice said it is not covered even though their warranty says all parts are covered except the electronic component of the icemaker. They said it was not normal wear and tear. The handle will not stay on without replacing the piece that it connects to. The warranty says that if it can't be fixed, they have to replace the item. The last time I used them to replace a leaking 50 gallon water heater, they could not find a technician, so they told me to get my own. It cost $2500 to replace with a generic 50 gal water heater. They reimbursed $825. I paid for a 3 year contract that is apparently worthless

They responded quickly to my request. When further approvals were requested, they responded in a timely manner so that the repairs could be made. This impacted my life in a positive way because without these repairs I would not be able to stay in my home. I needed assistance with major issues twice this year. Once with my air-conditioning and another with a plumbing leak.

Because I have not been satisfied with a comparable Gas Range, I would like to hold my comments until that time. Once I am offered a satisfactory amount in order to purchase a like 36" six burner with oven to include the confectionary oven Gas Range. I will consider writing an another review. Absolutely AWFUL experience. Waiting weeks for CHW to settle my refrigerator claim. Their vendor, GE determined my refrigerator was not repairable and replacement was recommended. GE and Choice can't seem to communicate with each other to exchange this information. Therefore, my 95-year-old mother is sitting with a broken refrigerator. They keep you on a merry-go-round. Choice verbally obtained the information they need from GE but will not act on it. I would never recommend Choice to anyone, EVER! I'm expecting when this finally gets settled they'll give us some ridiculously low amount of money to out towards a replacement. Nothing even close to what a basic refrigerator will cost.

We are very unhappy with the Choice sales conversation. We were told that the water pump motor was included in the warranty. In reading the warranty, I do not see where it is included. This was a major determining factor in our decision to continue with Choice Home Warranty. We were also not happy with the fact that we could not see the warranty (that is generic) prior to signing up. We were told that it could not be sent to us by email until we signed up for the Choice Home Warranty. We were told "you have my 100% that everything we discussed was covered." We would like clarity on whether or not our water pump is covered under this agreement. We have left 3 messages to return our call and have yet to receive a return call. I have had a home warranty with Choice Hone Warranty for over 3 years. My most recent experience (December 4, 2025) is a claim to fix our dishwasher. I paid the $100 service visit fee. It is now December 22nd and there has been no contact from anyone about setting up an appointment for a technician to fix the dishwasher, even after I followed up by phone with CHW.
Unfortunately, this is not the only time these kind of delays have happened. In Sept 2024, I made a claim about a leaking refrigerator. You would think that a water leak would be a priority, but no. A tech came out, but didn’t fix the problem. I called Choice Home Warranty again on 9 October. On 18 October an appointment was scheduled to fix the problem, but no one showed up. I called twice the week of November 3rd and was put on the priority list by CHW. A mechanic finally showed up on Thursday, November 7. This kind of frustrating delays are common.

After coming from another state that I NEVER got any help from Choice, it was refreshing to have not only a service person reach out to me within 24 hours, but also to show up on time! Regardless, the person that came spoke very little English although he did an excellent job of repair. I don't know where you're getting these guys, because he was either ** or **, which isn't a problem, but the English, not knowing it, was a sticking point. Made me also wonder how he got a driver's license. It's not his fault that he lacks English skills. But it makes me wonder how you vet people.

I made a total of 4 claims for my refrigerator problem. The problem is that there is never any one you can talk to who can handle a problem outside of the customary script. I was aghast at the small replacement amount for my fridge and still haven’t gotten paid. I have been dealing with this since early Nov and got it resolved just this week. Whew!

The second company that came out arrived on time and was able to quickly diagnose the problem and within 24 hours I received information from CHW on how the problem would be resolved. I have had CHW since 2015 when we purchased our home. I am completely satisfied with the repair and service technicians. But I consider CHW to be average at best due to repeatedly being given incorrect information regarding appointment time. My 3 year contract was scheduled to expire November of this year. Starting around August, I received on average 5 phone calls a day from CHW sales team regarding renewing my contract. And no matter how many times I informed them to stop calling me because I would call them if I decided to renew the contract, they still continue to call multiple times a day.
Finally I decided to renew because the service and repair technicians did good work. The salesperson I spoke informed me that the service charge was $75 per call, but he could reduce it to $60 per call. He also informed me that he would be my account manager and gave me his direct line number to call anytime I had questions or concerns. So I renewed the contract for another 3 year term. I received the email showing that my new contract was in place, but it still showed the $75 service call fee. I called the account manager, and he told me give it a couple of days and the online information would show that my service call fee would be $60.
Approximately a month later, I needed to open a claim. When I went online to open a new claim I saw that the service call was still $75. I called my account manager, but this time I could not reach him. It took me five phone calls to get the claims specialist team. I was told that the number that was given to me was no longer assigned to the "so called" account manager person. Additionally, I was told it was a sign to a person with a different name.I requested a call back from the escalation team. I received a call back and and was told that there was no way to reduce the service call fee due to increased costs. I asked, when this increase was put in place and was told it had been in place a while. I was also told that no salesperson or account manager had any authority to reduce the service fee charge.
After asking for some remedy, I was told the best they could do was reduce my contract cost by a $100. I found this to be insufficient. Moreover since this fee had been in place a while, and given the number of times per day I was being called by the sales team, it wouldn't surprise me if I was told that the service fee could be reduced just to get a sale. I decided to keep the contract because we have had good service from the service and repair technicians, and I have learned to reach out to the service provider chosen to get the correct appointment time. If it wasn't for the service and repair technicians, I would cancel the contract and give them 1 star on this review.

After spending a few minutes looking at my disposal and sink the technician knew right away that it was not a disposal issue as I had believed. But it was rather a blockage in the pipes. He fixed it within a reasonable quick amount of time, and everything is working a hundred percent. He was very personable, made sure he cleaned everything up. And knew exactly what to do. Updated on 06/01/2026: There was a problem with my furnace condenser. It had stopped working and there was water on the floor around the furnace. I notified CHW that I needed a repair done. CHW sent a HVAC company and the issue was a clogged drain line and a bad condenser. Unfortunately for me, the condenser and line were not covered under my warranty. I ended up having to pay $420 OOP.
This is the second time I have used CHW, the first was for my furnace not heating. that HVAC company replaced the bad part that was covered under my warranty. I am giving CHW a yes recommendation. I find that they have quickly dispatched someone to my home. CHW has added "Track My Tech" sending you an e-mail to let you know your tech is on the way and what time he will arrive at your home. I really love that feature. If any one from CHW is reading this, The tech did not leave me a receipt. I asked him for one to be emailed to me, but have not received it yet. Please get me a receipt and the condenser warranty info.
Original Review: On Monday 12/15, I came home to a cold house. My downstairs furnace had stopped running. I was able to keep the downstairs warm with a space heater and the oven until I could call my home warranty company on Tuesday. Pendergrass HVAC accepted the job. Charles ** came today and could find nothing wrong. My furnace was working again. Yeah, I have had heat all day. Very nice man and has been in the business for years. This company is in Pinehurst. I own several rental properties. In this case my tenant was having problems with her fridge. The appointment was for the 18th of December. The Tech arrived on the 17th of December. Luckily my tenant was at home and was able to rearrange some other appointments that she had scheduled for that time. That being said, The Tech did a very thorough job of diagnosing the issue and was able to successfully repair the fridge. There is an $85.00 call out fee that must be paid to the Tech at the time of the appointment. There was a little confusion if the charge was paid by my credit card on file or was necessary for the tenant to pay. In the end the tenant paid the call out fee and there were no other issues.

The technician arrived on time and got right to work repairing out toilet leak. He exited our house to get approval from Choice Home Warranty to move forward with the repair. This took I felt too long. He returned to our home and made the repair. The time the technician was involved with the repair took another half hour. I gave the technician the $75 for my responsibility for the plumber to do my repair. The technician left and had not been gone very long when the water began cycling with-in the toilet (Turning on and off in just a few seconds). I got right on the phone and contacted the plumber and he returned right away and fixed the cycling problem.

First I was surprised that the electrician was from 2 hours away. Why not find someone local? Then when he got to my house, I paid my portion. He examined the problem, then had to wait for someone to get back to him before proceeding. The claim was denied, as the work done by the previous owner was not done correctly. Not my fault. Since the electrician couldnt.do the work, he left. I do hope he gets paid for his 4 hours of travel time. He was very nice and I felt bad that he drove all the way just to not do the work.

I have a wonderful experience with the of company except for the amount of time for the claim to be assigned to a technician. A technician should be assigned for the same day as the claim because as a homeowner you can find a technician that would be able to come or respond to the same day. I think the turnaround for claims should not be 24 or 48 hours. It should be the same day or assigned to a technician within hours.

We have experienced issues with our oven/stove over the years. CHOICE Warranty has sent technicians out 2 or 3 times over the years for the same issue. They repair it and a few months later it is not working correctly again. We finally asked for a new stove/oven. We were told we had to have another tech look at it again. We had that done, and after the tech trying to obtain parts to repair the oven/stove, we were told the parts are no longer available and that Choice Home Warranty agreed to replace the unit. Now they are only going to provide a gift card at Lowes for appox $298 to replace the oven/stove. We can not replace the oven/stove with that little amount of money.. What a slap in the face. Never use Choice Home Warranty, not worth the money. Pay high dollar for no return.

I still have to pay out of pocket just to get a reg NOT SAME OR UPGRADE machine for the 2025 times. Will be closing the account when and after I receive my ecard. Contractual details regarding the benefits and restrictions (unknown to the purchaser) were never the focus of the inquiry. Pricing and length of the contract dominated virtually the entire conversation. I would recommend allowing the buyer the opportunity to view the contract before making the purchase. It would allow meaningful questions and answers. Your resolution office saved the day. I came very close to cancelling after reading the contract! By the way, tell your phone operators that communication starts at 8:30 a.m., not 8:00 a.m. I wasted 30 minutes of my life trying to reach option 3.

I have had to pay the fee every time because I'm just outside of the warranty window. I do have an issue with this. The last company that was out here was terrible. I thought I had a good trust worthy Home Warranty coverage for my house. But once it came time to use it I found out not only the people they send out are not professional but don't have a clue on what they're doing. Over the summer my AC unit started to act funny and the tech couldn't find anything wrong. So we went through the summer and here's winter as it gets cold outside as the temperature drops into the low 20s and the heater stopped working. I put in a claim for a tech to come back out only to hear that it's the Motherboard that's gone bad and they said they would be back in a few days because they had to order the new Motherboard.
The day and time was scheduled at least until the night before I received an email from Choice Home Warranty that they would not cover the cost for the new Motherboard. So forget the fact that I put all this money over the years to paying on time only to find out this wasn't covered. So no heating for our house during the holiday season. And then they wouldn't even return my calls as I had questions and concerns because my unit wasn't even 10 years old and we had it worked on back in 2023. So I decided to take my business somewhere else and now they won't return my call to cancel my coverage plan. So now I have to report them to my bank and the Better Business Bureau because this is not right and not meeting the agreement either on their side. Very disappointed with this company.

I would recommend CHW to anyone buying a home that is not brand new. You call make a request, they send someone out, you pay a service fee and if they can't fix it they replace it. As simple as that. don't make the mistake of thinking you got this covered. Have your refrigerator go and then something else the next month and you are pretty much wiped out of your savings if you are lucking enough to have any. Make the right CHOICE and go with CHW. You won't be sorry.

We called CHW to repair our range 2 weeks before Thanksgiving. The had the repair person from LG at our home in short order. Our unit is unrepairable. After speaking to a CSR manager they have agreed to replace our unit. We will have a new unit hopefully before Christmas. Christmas ham is purchased and ready.

The surface provider was Guinco, Technician was Joshua. Guinco’s service is well organized, they kept me informed, communicated well and assessed the job over the phone which enabled them to order the parts in advance so the technician could finish the job in one trip. Joshua arrived on time, was impeccably groomed, was well dressed, and communicated respectfully and intelligently. He check the icemaker to make sure the drawer needed to be replaced and once confirmed, he was able to install it quickly and efficiently. He carried the old parts to the curb and left everything the way he found it. I was extremely impressed with him. This is the second time Guinco has done a repair for me and my experience has been extremely positive. I will definitely request them in the future.

They repairman was very good. Came right on time, clean my dryer all up, replaced a part for heating problem. Also fixed and clean my vent to work much better. All was done in about an hour and my dryer is up and running just like a new one. They were wonderful.

A garage door spring broke and we were unable to open with our 2 cars trapped inside. We contacted Choice Warranty and they were able to get a technician for the service call early the next morning. Ibrahim from MAZAYA Garage Door arrived early in the morning and gave a 10 minute heads up phone call before arriving He had all the needed parts on his truck (not common these days), was very personal, engaging, knowledgeable, efficient, and a genuine tradesman. I am leaving a review for Choice Home Warranty's failure to address a plumbing issue where the contractor had to cut a hole in my wall to get to the pipes. I was then told that I would have file an ADDITIONAL CLAIM and pay ANOTHER $100 for them to repair the wall that was a result of the plumbing issue. The contractor was scheduled to come out on a Tuesday during a particular time frame. They did not show...no call, text or message. They then rescheduled for that Wednesday where they showed up an hour outside of the time frame that they indicated that they would arrive.
The plumbing issue was not apparently covered under the warranty. So....When I asked Choice Home Warranty about providing a write up regarding the result of the assessment, they said that they were NOT able to provide that and had NO way of getting that to me (guess technology is not one of their strong suits). Instead, they recommended that I directly reach out to the contractor. I noted that they should be able to retrieve that information given these are their contracted providers and we pay them monthly for the service. Again...I was met with the response of "We have no way of getting that to you and you would have to reach out to contractor directly."
So then I asked to speak with a higher up and was told (by the case manager aka supervisor) that there was no one else. I suggested that he reports to someone which he acknowledged, and requested to speak with the person he reports to. I was told that he had no way of connecting me to that person or providing me with contact information. Choice Home Warranty is no better than AHS. I will be seeking out another provider.

We've had them for 3 years now. First year was great with no complaints! The second year was about the same, but we only had very small repairs to file claims on. This year (Dec 2025), just after renewing our contract, we had to file a claim on our water heater. They contracted an unlicensed (I can't find anything on the State or County's website regarding his company being licensed for plumbing) company as their "verified plumber". Now we are just fighting to get a response from CHW! Our contract will be cancelled as soon as our water heater is replaced!

Worst warranty company. Dryer not working. Very rude tech finally came and looked at it. Never checked vent hose then claim denied because hose was clogged. Lie!!!!! Won’t even send another tech. Washer won’t work on some settings and he said we used excessive force on knob. We are in our 70s and don’t use excessive force on our washer!!!!

Cost increases are far beyond inflation increases. Monthly fees are quite high and service fees are unreasonable considering a person pays more than $1000 per year for one of these policies. The biggest frustration is the denial of claims. Almost all claims are initially denied. You must then call and talk to several people to get the claim reviewed again. Once it is reviewed you will then receive an offer to receive about 25% of the value of the appliance, if you're lucky. You then need to call and argue with a few more people that will then get you an offer of 30% of the value of the appliance. After hours on the phone with them you will feel dirty and violated. Racketeering is not legal in the US, but somehow CHW toes the line and manages to keep moving forward. One should steer clear of CHW.

Please whatever you do. DO NOT PURCHASE a warranty with this company. They will not approve absolutely nothing and they have the worst contractors damaging your appliances. They are unprofessional, rude and nothing absolutely nothing will be done. We’ve had 14 degrees weather in Va and it has taken them 3 weeks going back and forth collecting money and no repairs in sight. We had to hire a completely different company to get our unit fixed. If you are having any issues with this company call your State Attorney General and submit a complaint. They need to be stopped. All they are doing is scamming people. A major investigation needs to be done.

Absolutely useless, with Choice Home Warranty you’ll pay a fee front of the policy and a fee for every time they come out just for them to deny your claims. My water heater failed and they flat-out refused to cover it, hiding behind loopholes and fine print after taking my money every month. This is a basic plumbing issue, yet they denied my claim with scripted excuses and zero accountability. The whole process feels like a scam designed to collect premiums and avoid paying when you actually need service. Complete waste of money. I regret ever signing up and strongly warn others to stay far away from this company.

Last fall I selected Choice Home Warranty for my new home. I finally had a need to use them this month when my water heater failed and they are denying my $2,400 claim. On the day of failure my plumber and I both spoke to them on the phone and were told to proceed. Now my claim has been denied because I didn't also have written approval. Per their policy, I should have only had to pay $100 for the service fee. When escalating with HCW they have offered me only $200 despite admitting their staff need additional coaching.

Entered 2 claims this past week. 1) To repair the springs on my garage door and 2) my garbage disposal. In the past I would receive a phone call from the tech to ask if dates would be good for me. I called numerous times to reschedule, held for 20 minutes a few times was then prompted to leave my number and I’d get a call back. Never happened. On the garage door 2 springs were required (one was broken but the other was not but was clearly over 20 years old and would need to be replaced shortly). Only one was covered, so I had to pay $300 for the other spring. On the disposal, time was quoted between 11-3. The tech showed up at 5:30.

Although he was very helpful and was able to assess the issue immediately, I was not happy with expecting him during the 11A-3PM window, yet he didn't show up until 4:20PM. Had I not called at 2:30PM to see what time he would arrive, I would have still been waiting at 3P. In the future, please be considerate of customer's time. No one has time to sit for 4 hours and then an extra hour and a half pass the window time. The proper thing to do is to contact the customer to inform them that you will not make the scheduled window.

Over the past 18 months, I’ve had several claims and every experience has been excellent. Service technicians were dispatched quickly, arrived on time, and resolved each issue efficiently and to my satisfaction. Most recently, during a cold spell, my furnace went out. A technician came out the very next day, and within 48 hours I had a new furnace installed. Even though I paid a portion of the cost, it was far less than I would have paid without the warranty. I’ve had Choice Home Warranty for 6 months. My first claim-for an AC blower motor—was denied because they said I had manufacturer coverage. The manufacturer tried to send the part, but Choice had no certified technician at the time. When I found a certified company, Choice still denied labor coverage. My second claim was for plumbing— they delayed three days, and the plumber wanted two more. The plumber warned me that Choice just charges $100 per claim for someone to come out, look, and leave. Be aware: you'll pay $100 each time with no results. I contacted other home warranty companies-they confirmed they'd cover labor even if parts are under warranty.

I summited a claim & took the day off work to meet the plumber dispatched by Choice Warranty 48hrs after initial report of no hot water. The plumber was a no show. Another day off work to meet the 2nd plumber. He was dispatched took the part number needed for repair part, & 5 days later I'm informed by Choice Warranty he cancelled the job & they need to reassign it to another plumber. In Los Angeles Choice Warranty has trouble finding a plumber who will see the job through with them. I swore after the Army I would never take another cold shower, Ha, Ha, 7 days & counting without hot water.

While the response time in approving my claim and scheduling the repair company was great, that’s where my satisfaction ends. The repair company ordered the replacement part. The part came in within 2 days and the repairman scheduled to come out. He didn’t show so I called. He said he was told the part didn’t come in so his company had to order it from Amazon.
He called the next day and said it turns out the part was in stock after all, but since they placed an order through Amazon they were going to have to wait until it came in. That is unacceptable since they could have installed the part that was already in stock and returned the part from Amazon once it came in. The repairman said the part was to arrive on January 16th and he would install it as soon as it came in once it had been 16 days since he initially came out.
The part from Amazon did come in on January 16th, however, the person who schedules the appointments called and said my appointment date was scheduled for January 22nd. I responded that my appointment should be priority since her company screwed up. But her response was that the 22nd was the best she could do. THAT IS a 24-DAY WAITING PERIOD AND IS TOTALLY UNACCEPTABLE!!

It was a very quick review of my oven. Oven door doesn't close and I had a small fire last week in the oven. Part of the wall is burned and charred. Repairman did a computer check that showed no parts available for my 1982 GE oven. I'm grateful that CHOICE Home Warranty agreed to provide a gift card to pay for a portion of a new oven. I am filing this complaint against Choice Home Warranty for wrongfully denying my legitimate claim for non-functioning electrical outlets due to damaged in-wall wiring. The denial appears to be based on speculation rather than evidence, and it contradicts the policy’s coverage for electrical systems failing from normal wear and tear. CHW denied the claim, stating: “the electrical wiring is damaged in the wall… This type of damage does not constitute a normal wear and tear failure” (referencing Section A2). A representative later stated over the phone that CHW does not cover wire tracing and that it “appears” to be a broken wire. Issues with the Denial:
1. Speculative Diagnosis Without Evidence: CHW denied coverage assuming a “broken wire” (implying non-wear-and-tear damage) without performing or authorizing the recommended diagnostics (wire tracing/continuity testing). How can CHW conclusively determine the cause without the tests they themselves say are needed? This seems arbitrary and in bad faith.
2. A “Broken Wire” from Aging Is Normal Wear and Tear: Hidden in-wall wiring naturally degrades over time due to thermal cycling (heating/cooling from use), oxidation, insulation breakdown, and age—common in homes over [your home’s age] years old. After years of reliable operation, this gradual failure qualifies as normal wear and tear, not acute “damage.” There is no evidence of excluded causes (e.g., rodents, impact, misuse). Industry standards and other warranties cover similar age-related wiring opens/breaks.
3. Wire Tracing Exclusion Does Not Exclude the Repair: Even if diagnostics like wire tracing are excluded (though not clearly stated in marketing materials or my policy documents), the underlying electrical system failure should be covered if due to normal wear and tear. CHW covers “all components and parts” of the electrical system, including wiring and outlets.
DO NOT USE THIS COMPANY. If I could leave negative stars I would. This is only one issue I had. They have denied almost every claim with no evidence in their contract.

Filled out claim on a Sunday and got an appointment the very next day. Repairman called 30 minutes before appointment and was on time, actually early. Videoed the entire diagnostic procedure, a dishwasher leak. Turns out couldn't find any leak, but it was all videoed. Very happy with service.

I was initially very disappointed that I had to wait 8 days. I’m glad it wasn’t my heating system. The technician was actually early, which was great. He diagnosed a programming issue, which he took care of. He left and we used the dishwasher and had water all over the floor. Luckily, we were able to call the technician; he was still in the area and returned. He tightened a loose connection and the problem was solved. The cause of the loose connection is mysterious.

The person l spoke with, Angel gave me a hard time after I changed my mind after giving my credit card info. I did change my mind after reading several posts of poor reviews. I was very pleased with the technician. He diagnosed the problem very quickly, replaced and charged the bad compressor replacement for my refrigerator. He was very courteous and professional and was very proficient at the repair process. I would highly recommend him for similar repair work.

Both technicians who helped us were professionals. The arrived on time, knew what to do and explained the process to us. The company, VIA Appliance Repair in Crofton MD, was communicating with us, rescheduling appointments for our convenience. Great experience!

Choice Home Warranty, schedule an appointment for service requested immediately for service needed in my laundry room, where water was leaking. Mike called ahead to confirm the appointment and when he would arrive. Mike was outstanding with his services and expertise. Completed work within an hour.

I would give a higher rating if my issue was resolved but still waiting to hear what the fix is. I’m hoping to hear something soon. Can’t buy any food for the house without a working refrigerator. I’m hoping to have an answer soon. I also realize the holidays are right around the corner so let’s not drag this out.
