    Ocwen purchased the loan and after having it 2 months they added a charge to monthly payments for insurance with out my authorization. I called Customer service several times and threatened to take them to court for bad practice before they admitted that they did have proof of my insurance that I pay directly to AllState and they would correct the monthly payments. Before my next payment was due they promtley sold my loan after owning it for less the 3 months with their insurance intact. I had to deal with the new company at that point to have the insurance premiums removed from my monthly payments.

    Countless hours spent clearing this up and I have been making my payments prior to the due date. Now several of them have been delayed because I refused to pay for the insurance premiums. With all the problems that people are having making their mortgage now a days, practices like this compound the problem and just are not acceptable.

    Refinanced with a sub-prime lender - they said "you can refi in 2 years" we went from $1800 pmt + $400 HOA dues to $2800 + $400 HOA dues.

    OCWEN is intentionally trying to make me lose my home, inspite of providing funds to the company during this crisis. Lending and Debt collection practices are outrageous. There is a remaining balance on the loan for $143,000, simple interest loan 12.99% (interest paid first), and a prepayment penalty of 5% on all payment submitted above the original monthly payment (i.e. monthly payment $2100, $1700 to interest, $365 to escrow and $35 to principal. If I paid $5000, $250 prepayment fee, $1700 to interest, $365 to escrow and $2315 to principal).

    The loan is currently in foreclosure and the reinstatement fee of ~ $14,500 for the period expiring on May 23, 2008 was needed. I sent in a check for $168,000 on April 29, 2008 as a payoff,which included $12k for advance escrow (it was $6k in Sept. '07 based on a payoff notice), foreclosure fees, interests, and other miscellaneous fee (a breakdown that OCWEN provided for inrestatement). Yesterday, I was informed that OCWEN returned the check after holding it for 10 days and the new payoff amount is $176,000 is due.

    As of today, OCWEN has not returned the check or cashed the check. Two representative gave conflicting information on when the check was sent (ie.May 7 and May 9) and they have not provided a tracking number for the carrier they used. In addition, a new payoff quote was submitted on May 8, 2008 with the expiration of May 30, 2008. Please help!!! OCWEN is increasing the loan fee and costs so that I can not payoff the loan.

    The house is being foreclosed on and if I pay a balance below the payoff amount the company charges 5% prepayment penalty. Then the next pot of money goes to interest, escrow and then principal. After calculating all that only $40k-$50k goes to principal and I still will have an outstanding mortgage of $100K. And the montly payment will still be $2100 a month, going to interest. Please help!!!

    I purchased my home in 2005. As a former mortgage processor, I knew what I was getting into, as far as my rates are concerned. I knew that if after 2 years I didn't refinance, it would go up. I was fine with that. Unfortunately, I was laid off a month before I could refinance without penalty, so for now, I have a mortgage I may not be able to afford for much longer. I knew the terms of my mortgage agreement, that's my own fault. In two years time, I have made one late payment. One. And I resolved it within 30 days. That was December 2007.

    Since then, I have received calls on an almost daily basis demanding payments that aren't late. I spoke with someone on Friday (4/25) about the same issue and got the impression it was resolved. I still received calls both Saturday and Sunday. This little game has been going on since the end of February. I've since received a letter stating my payment is overdue. The letter is dated before the last time I actually spoke with someone, so it may have been resolved at their end, but my experience has been that not everyone in their company has the same records. Aside from the fact that I can barely understand the person on the other end of the line, it's rare I actually get a person. Generally (90-95%), when I pick up the phone, it's disconnected. Thanks to Call ID, I know who is calling and disconnecting when I pick up. I've tried calling them as well, with no luck. Contact through the website is equally difficult.

    They continue to call to collect a payment that isn't late, sometimes before 8:00 AM on the weekends. I receive calls after speaking to someone on the debt for at least two days in the past three months. They are supposed to contact me via mail only, another agreement they're not honoring. I have already had a company wrongfully report a negative credit rating for a payment that wasn't late(Capital One). That cost me a better mortgage rate, as my score dropped 50 points on a couple of the reports. I don't want to have to go through that again, finding out the hard way that my credit has been destroyed.

    I have made several attempts to contact Ocwen, I have tried answering the phone when they call, but either I am stuck with a ringing phone for 2 minutes, or the incoming call disconnects when I pick up. Contacting through email gets no response of any use, assuming I can get through in the first place. I have no realistic way to contact them. If they tag my credit with a mortgage late, I will have a very difficult time refinancing once I have established employment.

    They are charging us unheard of fees, they have sent us foreclosure notices. We have fulfilled a forbearance agreement with them and now they changed our payments due every month, they raised them 400.00 more a month. When we called and told them that we are getting an attorney they laughed and so go ahead. You can not get any straight answers out of them, we can not refinance because of them, they are ruining our life.

    We can not refinance and our credit looks horrible because of them. The time spent on the phone and computer are countless hours. The frustration of being trapped has taken a toll on my family.

    I AM NOT SURE IF THIS IS THE RIGHT PAGE I NEED TO COMPLAIN ABOUT THIS ABOVE COMPANY THEY ARE MORTGAGE COMPANY THEY KEEP RAISING THE INTERST RATE. MY INTERST RATE WENT UP FROM 7.5 TO 11% AS OF YESTERDAY.

    hello, to whom concern i have problem with my mortgage wich is i am late for my payment three months they send a me a letter for payment i call them i told them i will pay within a week i did call them to pay they told me my file was sent to the lawyer and i have to call him so i did he did not get back to me i call back my mortgage company they told me that he did not receive my file as soon as will recieve your,e file he will call you i said i want to make the payment they said tey cannot take a payment i beged them to pay them they said that they can't take any payment , the point of all this that they just want to fooling me arround wasting time then they gonna tell me that my house is forclosed there layer send me a letter askinn me to pay $6500.00 wich is my late are $4300.00 i ve been calling here there i cannot get an answer this is been going on from december 10th so please i need help i cannot afford to loose my apt i have a wife & 2y old son there is no where to go thankyou

    I am facing a financial crisis and appealed to Ocwen Loans to restructure my ever increasing ARM loan (11.25% and rising). I will otherwise lose my home. I filled out all necessary forms and was told that an agent would contact me within 10 days. It has been 3 weeks and no call. The recording last week twice explained they were closed due to technical difficulties. The hold time is always OVER AN HOUR AND A HALF, and agents constantly hang up on me. I NEED HELP!

    I am unable to afford my mortgage payments. Foreclosure is imminent. Stress is mounting and unbearable.

    I received a call informing me that my husband (in his name) had an account with Fingerhut that was overdue (opened in 2000 according to them), and OCWEN was the collection agency for it. My husband (neither myself) have ever had an account with Fingerhut. When I tried getting info from the operator (she did not speak very good English), she gave me an address that was supposed to be mine but was not.

    I was passed on to a floor supervisor. Even though it was my husband's name, they gave me all the info on the said account, and wanted me to give them my bank account number. This person continued to say something about me breaking federal law etc etc, and that we needed to settle this issue today. When he realized that I did not recognize the address, he said "hold please", then came back a minute or so later, and then started to give me what I think was this address.

    He told me that the phone calls would continue etc etc.

    I called them back to get info. They did not answer the phone with any sort of business manner. Fact is, they answered with "Michael?". As in they had caller ID and was simply going by that. I asked to speak to the person before (CunalSinth) and this person said I could not. He wanted me to give him the last 4 digits of my husband's SS#. I told him no, for him to give me those numbers if he wanted to verify to me that he had the right info. He said he could not because of the privacy act. Well they certainly had no problem giving me all the info on my husband's supposed Fingerhut account.

    We have never before received any mail or phone calls from Fingerhut or OCWEN. We have never had an account with Fingerhut.

    Mortgage payment sent to PHH on or before the first day of the month. Payment sent less than 30 miles away. 4th time this year that PHH has not processed our mortgage payment prior to the 17th of the month. Deliberately delaying processing the mortgage to force us to do automated deposit. We have two other mortgages with different mortage companies. Each of them in other states - one in California. Each receives and processes our payments before the 10th of the month. Never late. Today, the 17 of September 2007, PHH has yet to process Septembers payment that was mailed to them on the 30 of August. Both of our other mortgages processed 1 week ago.

    When cancelling the payment in the past, PHH then cames they have received our payment after all and kept both payments applying the second payment early to the next months mortage payment.

    When my family and I moved to TN, we were promised a loan with less than 10% interest, no down payment (no out of pocket), and a payment of less than $800 monthly for this mortgage. The interest rate is 11.75%, the up front costs were $1500 out of pocket, and the payment is $1013 monthly. There is no job here allowing us to afford this, and we have tried to work it out with the servicer, but all they keep doing is raise the rates, and tack on unreasonable fees and costs.

    I recieved a phone call on Aug 23, 2007 from a lady with an Indian accent. She refused to tell me her name only told me that I owed a $5000.00 balance on a Direct Merchants Bank Master Card. I told her that I did not have a credit card by that name or with that account number. I explained to her that my wallet had been stolen at work and my DL. SS. card checkbook, debit card etc. were in it. I explained to her I was a victim of Identity theft. I also explained to her that I had reported all od this to My bank the police dept. personnel at work and anyone else that needed to know that my wallet had been stolen.

    She told me I had 5 days to send in all the documents and a letter claiming that i disputed the debt. I explained that the hours I worked would not allow me to get this done in 5 days let alone put it in the mail and get it to the Dispute Dept. within that time. I asked if I could have more time than that and she said, "YOU HAVE 5 DAYS." before I could ask or even say anything else she hung up on me. I dispute this claim.

    My son taxes were delinquent, and I was holding off helping him pay for them because he has had a very difficult time getting Homestead Exemption.

    The house was a second residence for the people who previously owned the property. My son's wife left him to live with another man (they are still married) several months after they purchased the property. This has caused my son a great deal of difficulty in getting Homestead Exemption, and his taxes have been exhorbitant. I checked on his taxes two days ago, and it indicated they had been paid by his loan servicing company.

    Yesterday, to his surprise, there was a very informal paper attached to his window stating that Ocwen was servicing the property, When he called the number listed, the person told him he has to get out within three weeks, and that he will give him a $1,000 if he gets out in that time, so that he doesn't have to call the sheriff. He told my son there was nothing he could do to keep his home (he has two little girls). When my son called Ocwen and asked to talk to the foreclosure department, he was not permitted to do so.

    None of this sounds legal nor ethical to me. I was under the impression that if a tax certificate was purchased, the owner still had a period of time to pay for it. This has nothing to do with my son's mortgage payment, as he was bringing me the money, and I was sending it. Is it legal for the mortgage servicing company to take my son's house over taxes?

    Via certified mail, I received a foreclosure notice from Ocwen on Saturday, March 31, 2007. When I phoned Ocwen to ask why, I was told that I am one payment behind because my bank sent Ocwen an NSF notice dated 3/23/07 for a payment I made July 31, 2006. I am now being pressured to make two payments in April to protect my credit rating and to prevent foreclosure proceedings. Is this legal? I never received a notice from Chase and yet Ocwen claims that almost one year later they received a notice from Chase and I no longer bank with Chase. It appears that a billing error has occurred on the part of Ocwen and I am being forced to pay for it. I need help. We don't have enough money to pay two mortgage payments by April 27, as stipulated in the letter from Ocwen.

    On January 26,2007 I was closing on a refinance of my mortgate. I tried to get somewon at Ocwen to give me a pay off figure.I was unable to get a response from a human,all I got maching options. Since I cound not reach anyone I had the bank make out a check for the balance on my February payment coupon. I figured that when they received the check they bound bill me for any amount remaining.

    To my surprise on February 13th they sent back the check for the $69,000.00 I sent them with a letter stating that the amount was short and they sent me a pay off figure as of February 16th with interest for the 16 days in February. I feel that the February interest of @363.36 would not have been necessary if they had deposited the check sent to them and billed me for the remaining balance. I find that they have no customer service interest. They could have contacted me by telephone which would have immediately resolved this situation and saved me the additional interest.

    A woman named Hannah repeatedly calls a number in our apt building asking for me and stating she is trying to collect a debt for OCWEN. The number she is calling is NOT my number. It is not listed in my name. It is, however, at the same address. I have repeatedly told her not to call me here. She says she will call as often as she wants to. I told her she is violating my rights and she said her debt collection takes precedent over any rights I have.

    For the second time have filed a default on my loan stating i am over 5 month behind in payments. forced placed insurance when i already have insurance, vaious late, attorney, trustee, maintenance, property inspections, etc...fees added to my loan for no reason. not accepting payments, holding them, etc..I have tried numerous times to contact them, no luck. please help.

    I called 10/31/05 to ask for my pay-off balance. They said they would e-mail the info. to me within two days. I did not receive the e-mail, so I e-mailed them requesting the info. again on 11/03/05. Finally on Saturday 11/05/05, I got a letter in the mail dated for 11/03/05 from an attorney representing the mortgage company demanding the balance. Of course, they added attorney's fees and collections unecessarily because I stated a week earlier that I was in a position to pay-off the loan immediatley.

    I have contacted them about resolving the dispute over the final balance, and they have not responded. Time is of the essence, and they know this. They are dragging this thing out and trying as a last effort to tack on as much "bogus" extra fees that they can come up with. My house is valued at around $180,000.00, and I only owe $43,300.00. I have researched this company with the BBB, and they have 298 complaints within the last 36 months, many unresolved. I do not want to become another statistic or lose my home.

    OCWEN mortgage company requested we place flood insurance on our property 5/7/2004. We searched out flood insurance and purchased 7/26/2004. In October 2, 2004, OCWEN requested flood insurance for the period of 10/15/2003 thru 7/26/2004, a time frame for which we were not notified of until 10/2/2004. Now OCWEN has charged us an "Escrow Advance, Repayment" for insurance for that time 2003/2004, after the time period of which we were not notified and we have paperwork from the original mortgage writer saying flood insurance was in order and not needed.

    We have tried to talk w/OCWEN customer service (Out of India) many times and have written them with this paperwork, all to no avail. They are charging $778 for seven month's back flood insurance for which there were no claims and we were not notified of the necessity. They will take the money out monthly with or without our agreement.

    PHH mortgage services refuses to pay my taxes out of my escrow account. The county is threatening to take my property due to an unpaid tax bill from one year ago. I cannot get them to do anything to take care of this. I have called them four times, faxed them the information and gotten no effort on their part. I would recommend that consumers not use PHH as their mortgage broker.
