Late fees from closing in NYS flood in 2007 were in process of being eliminated by Phil Franklin, Fremont Bank of Anaheim, Ca when bank imploded. It was then being resolved by Benny **, executive @ Goldman Sachs' Litton Loan Servicing when he lost his job and Ocwen took over. We are denied modification/resolution and there is no one to speak with. We are locked into terrible credit due to problem.

I also had insurance and escrow added to my account. I already pay my own insurance and taxes and they are up to date. I am refusing to pay them and they keep adding late charges. I am refinancing with my credit union, but I am going after them for the late charges. I will report them to the Florida Attorney General and any other agency I can locate on the web. I have already reported them to the BBB, where they have an F rating. All you Wells Fargo customers that will soon be OCWEN customers, BEWARE, your monthly payments will soon be increasing. They will find some sneaky way to add fees and make it difficult for you to make your payments. If you have good credit, find another lender.

My account was transferred from Homeward last year. Everything okay with Ocwen until December 2013. Supposedly they updated their system. Now, when I try to access my loan info, I find the name on my loan has been changed from my husband's to someone unknown to us, who lives in another part of the country. I cannot get a 1099 in our names, cannot even make a payment for Feb 1. When I call, as I have been since January 3rd, I get assured that this will be corrected. Called for the sixth time today, same answer. Asked to speak to the dept mgr, but he was on the phone. Said he'd call back, but I am still waiting. In addition, Ocwen is reporting to the credit bureau under this other person's name. Wish I could get out of this company.

My acct was taken over in Oct. 2013 from GMAC. The first two months I had relentless calls, my payment was being automatically taken out, telling me that I was late on my payment. They had my name with someone else's address. Once I got that straighten up, which is a task since the CS is in India and difficult due to language issues. Now I signed up for the weekly program that takes out a 1/4 of your payment every week, now I am getting a late charge assessed because I did not finish the month payment by the 15th. Of course I get two people that read from a script due to language barrier. So when asked if I switch to biweekly, will I get 1/4 and then the 1/2 payment taken out at the same time "possibly". I also have faxed my insurance policy to them over and over, they claim I do not have hazard insurance, but they have been taking it out monthly. One battle after another. What a losing battle! I could understand if I picked this company, but I did not!

I don't care at all for this company. They won't help me catch up on my payments and when I contact them, they never answer anything I am calling about. Also they don't have clear speaking English people to speak with. I want to refinance my mortgage outside of them and no one will help me just fed up completely.

1st Unfortunately after 13 years I have to give up my home and it's breaking my heart as well as my children. My mortgage was transferred to Ocwen. I contacted them about a deed in lieu and also spoke with numerous people. Was told 35-45 day process and needed to be out of home. I left and deed in lieu still not done and a lot of misinformation and misrepresentation. Confused that I can't get a straight and would have stayed if I knew I had more time in my house missing and heartbroken.

This POS servicer is trying to rip us off like their predecessor. And just like their predecessor, they are going to find their asses in mediation as well. Only this time I'm going all the way to court, with a jury of MY peers and pay off my loan with THEIR money instead of settling out of court!!! I cannot believe THE SHEER STUPIDITY OF THESE PEOPLE AND I CANNOT BELIEVE ANYONE WOULD STOOP SO LOW AS TO WORK FOR THESE POS SCAM ARTISTS. Like the movie, I'm coming and hell's coming with me!!!!!

At the advice of my Relationship Manager at GMAC last October, we started the short sale process for our home (which we have a buyer and contract). Then everything transferred to Ocwen Loan Servicing. I get no answers, only stalls, delays, and frustration. The only number I have to call is for a call center in India who only tells me the short sale is "in process". They only offer to make appointments for my relationship manager to call me several days later. Sometimes that call happens, sometimes not. Today, my relationship manager called and told me she has not been able to get any information from the Short Sale Department. She offered to transfer my call to that department but then came back on the line and said no one was picking up the phone in that department. Then she put me on hold while she went to talk to her supervisor, and I was disconnected. She did not call again. Now I have a certified letter saying because I did not start a mediation process, they are foreclosing. Please, anyone, any suggestion on how to deal with this company!? This is just so wrong!!

We re-fi'd last year and our mortgage broker bundled it off to Ocwen. Never heard of this terrible company before. Problems from the very beginning. Clearly this was some fly-by-night debt collection company that saw a "business" opportunity to screw over as many customers as possible. Where to send the payment? Total confusion. No electronic address so I can mail my payment directly from Citibank. Sorry, they don't do that. Hmmm, that's interesting. What century are you in? Change of payment address - did you ever tell your customer who might actually be paying automatically every month via web payments? No! So my payment arrives late and now the burden is on me to prove my innocence (mind you my wife and I both have 800+ credit ratings).
This company should be run out of the mortgage business. It's shysters like them who led to the first crash. Send your communication to Senator Elizabeth Warren. She'll kick their collective **. All you need to do is take a look at their website... They were forced by the US government to post a class action LAWSUIT by all 50 states...THAT THEY LOST!

I had a mortgage with GMAC, went through loan modification with GMAC that took more than a year to complete, with little to no change. Ocwen took over as payee and I have had nothing but grief. I was laid off and ended up two months behind... They call several times a day, even if it is a few days past the first of the month. NOW I take a better look at my statement to see a property inspection fee of 10.50 a month and several certified mail charges that have been added to my loan every month. I am refusing to pay these property inspection fees and certified mail charges. I never received certified mail. I will be caught up by the 5th of February barring any unforeseen disasters. On my block there are only five homes lived in. The rest are burned out shells or empty lots where a home once stood. If they want this place, good luck selling it or taking it. I will chain myself to my property and I refuse to far for a property inspection that never has happened. If I could I would take my business elsewhere!

I am still having issue with Ocwen and unreasonable fees STILL being put on my account. I have an inspection fee every month. No one comes to my home from Ocwen to "inspect" my property. $10.50 a month for that! I have a 12.00 service charge every month just to pay my bill. They send certified mail every month and charge my account for it.
I got behind and actually talked to an ombudsman about the fees and I had thought they were going to relieve me of these fees. Turns out they didn't. They would not accept any payment until I wired them $1500.00 and agreed to a 930.00 dollar a month repayment plan. On Friday they called to inquire about my first payment. It was the 30th of the month (not due for two days). They call me several times a day, every day.
I really want this to stop. I am on disability and trying very hard to get off disability and make a regular wage, but I don't see that happening if they are charging me so much every month at 7.350%. I get three or more pieces of mail every week! These people have caused me so much stress, I can't sleep at night. They have single-handedly destroyed any mediocre credit I had. I hope an attorney can contact me about joining a lawsuit. If they have been sued before, why are they still able to add these charges every month.

My husband was laid off in September 2012. I was able to keep up the payments on my salary, but missed one month when my daughter's apartment caught on fire and she needed our help in another city. I contacted PHH to explain the situation, and they said to just pay $250 extra each month to catch up the missed payment. Even though that was even harder financially with my husband still out of work, I agreed. I kept receiving letters saying I owed over $1,000 in missed payments. I was putting the extra amount with my payment each month, but they simply applied the extra to my principal and said that I still owed the unpaid amount. I had struggled to repay the missed payment exactly the way they told me to, and they then said that I had not been paying the extra amount AND that they never agreed to those re-payment terms in the first place. I was doing exactly what they had told me to! Now, I had struggled to pay extra each month, that I shouldn't have, and still owe the extra >$1,000.00. I even sent in my bank statements to prove the amount I had been paying and I'm still fighting them to apply the extra amount paid to my past due balance. They say they will work with you if you have a hardship situation, but they're full of ** I HATE PHH!

Just read a complaint with regards to Ocwen Financial and their practices. "Helping Homeowners is what we do". I too got caught in an escrow account scam AND something called a "suspense account"....where they take your payment and DO NOT apply it to your scheduled principal and interest payment, as intended. Then they wreck your credit by reporting you as late.
I too, magically, had an escrow account appear for my taxes and insurance. They paid my taxes well in advance of them being due. Tried to do the same with my insurance but were blocked by the company. After paying them (the escrow department @ $6K) to eliminate the account per a written agreement, they did the exact same thing AGAIN. Monthly payments went from eleven hundred to over twenty six hundred to catch up for their payments and future payments.
If you get with these people (not by your choice, but by their acquisition of your mortgage company)...GET OUT FAST!!! The carrot... I find out today that they just purchased the servicing of some Wells Fargo mortgages. Guess who holds the mortgage on my second home in Florida? WF. If I'm part of the 2% they purchased...I'll be out of there before they can blink.

After we lost our home in June 2012 to Option One turned Homeward Res, Ocwen Sent me a letter telling us they would be our new lender. My five children and I was in shock, I called and found out it was true. Was told we could move back home... Long story short, I found out the house had a bad fire. Was helped by Ocwen to find the Lender placed insurance to fix the damages, And as soon as I did all of this...They took me to court and took the house back...Saying nothing...Other than it is an REO owned home. I am so sick. My children are heartbroken. And they have it listed on Hubzu for sale. What they don't list is the house had a bad fire and they collected insurance money to fix it... Please pray for my family. Help me make this right.

My situation is pretty much the same as everyone else. My note was sold from Popular Mortgage, Litton and Ocwen. They are not reporting my payments to the credit bureaus. They have wrong information on credit report. They said I filed Chapter 7, which I did not. This is just a bad company. I am not going out like a lamb, they picked the wrong person. Every time I call for my monthly statement, they tell me it's with the attorney (hmmmm). My attorney says they are bad. Push come to shove, I will pay my attorney to help me fight this. We all need to band together and get rid of these leeches. I will file complaints with every agency I can find. They deserve a zero rating.

In November 2013, I received a letter from Ocwen stating that since my property tax is due within a week they were required to pay it and open an escrow account for the remaining payments BUT if I didn't want the escrow account I would have to repay them and make all the additional payments, send proof to them along with a request to close the escrow account. I immediately borrowed the money and paid up all my property taxes. I sent them a check via overnight mail for the amount they paid but even though the mail was delivered, they claimed they did not receive it. After numerous email and calls (5 weeks later) they received and applied the payment. Okay so I faxed in another written request to have the escrow account closed but was told they made another property tax payment on my behalf???? I already paid up ALL my taxes for 2014, there was no more payments due.
Confused, I call the 800 number in India and was told that since a property tax payment was already made for me I will have to repay that as well... I faxed them the proof of payments that I made but they told me it was their payment... I had the receipt with the amount paid as proof that I faxed to them. I finally re-paid that amount also and found out that they did make a payment for me 2 weeks after my payment wad made resulting in an overpayment.
It is Now January 22, 2014 and I am still fighting with Ocwen to close that forced escrow account. I called India again yesterday and was told that my request was denied since my (GET THIS) INSURANCE payment is due within 45 days...MY INSURANCE???? I thought this was about the PROPERTY TAXES???? My insurance payment is never late is not due until February 7, 2014??? What is going on here??? So I scrambled up the payment for the insurance and paid it the same day. I faxed the receipt to Ocwen and was told I have to wait 5 days for a decision on closing the escrow account that they forced on me.
I am at the end of my rope with this company. What a nightmare... My monthly mortgage payments are never late so why is Ocwen bullying me? Please advise me someone. I am trying to refinance to get away from this nightmare of a company.

My loan was with GMAC before it was bought by Ocwen 1/1/2014. I had automatic withdrawal setup with GMAC. I just received a paper bill today, 1/21/14, with statement date of 12/26/13 and due date of 1/1/14 and late date of 1/17/14. Fortunately, my automatic withdrawal continued under Ocwen (I called and verified). But it just shows how bad a company is when they mail out a paper bill 5 days before it's due and mail takes at least 2 to 3 days and in today's case, it was not received until after the late fee would have been charged. I will definitely be refinancing to another company asap.

My original loan was through Charles Schwab (2006) who transferred their PHH loans directly to PHH. Originally, I was put into the modification loan program in 2010 for 6 months, I was told on many occasions that once I was in the program that as long as I made my payments on time for 6 months I would continue to be in this modified loan. I did exactly what was requested and after 6 months they threw me out of the modified loan and requested payment for all the back balance, which I then paid. I sent every single requested document outlined for the 2009 modification along with my tax statements, bank statements, the 4506T, utility bills, hardship letter, etc. and much more and mailed them in the provided 2nd day UPS which I dropped off at a UPS station. I also called in 2009 and confirmed they received the documents.
I made all my modified payments on time; there was no decent reason why they should have thrown me out of that program at that time. I re-contacted Charles Schwab's Mortgage Service Center Att: HAMP Processing after the 2009 denial because I had called Fannie Mae in December to cry about all this and a representative there told me to just reapply! I thought I'd reapply at that time however I lost heart and felt well, depressed and devastated, so I never filled out a second application.
I reapplied in 2012, I went though submitting documents at their request. I had a homeowner counselor help me and mediate with them and even submit the docs requested only to be told they did not have them and send them again!!! This happened for ONE YEAR. I have months of resubmitted documents, phone calls, emails..... They denied helping me after one full year of complying with all their requests and they could have told me so from the beginning instead of torturing me thus. I also sent these communications to Cc: Sally ONeil, Office of the Attorney General, State of Oregon who had helped others with the resolve of the above outlined results I sought to help me.
In my 2012 hardship letter:
My funds through loss of employment and due to the economy have a significant reduction of my old income that is insufficient to meet my current loan payments, insurance, utility and living expenses. I can no longer afford my mortgage and have been liquidating my remaining assets to try keep paying it, to go to school, begin a new web business and survive. I desperately need relief to lower my payments to keep me in my home that I have faithfully paid the mortgage and upkeep on over the past 6 years. Other banking institutions have helped people I know in the same boat as follows and I have SEEN their paperwork with my own eyes: Restructure the loan so the total does not exceed 31% of my income amortized over 40 year period at an interest rate of 2%. Set aside/postponing repayment $50,000 of the loan balance as a no interest; balloon payment payable at maturity for 40 years (480 months). "Forgiveness" and reduction of my principal loan balance by $30,000.(* not in the letter...One particular individual received all of the above and $14,000 refunded on his INTEREST!!! )
I understand that HAMP will be able to do the above outlined for me. I requested over and over again that PHH Mortgage Services restructure my loan to bring my payment to exactly where I can manage payments successfully without duress. I feel that my request for loan modification is crucial and justified. After being denied help for years, they then kept sending me letters and calls offering assistance!!! PHH said I could get into the HARP and once again I submitted documents. BUT the interest was not even ONE POINT LESS that what I had. I have excellent credit and have paid all my payments.
PHH made me PAY ONE POINT or $1,900 to get the one point lower and they made me reappraise my home and pay closing all over again, I was forced to put that into my loan so another 5 grand in costs to get into the HARP which another year of costs I could barely make with great duress and finally being done at the end of Dec. 2013.
Its interesting to note that when they sent me the very same documents that they had filled out in regards to my income, they had hardly a few hundred dollars as income not the money I had outlined so they did this loan without real information on the RMA documents. THEY put in the false under income not me. I despise PHH mortgage and had not other alternatives but to stay with them. PHH MORTGAGE IS A NIGHTMARE and the WORST of companies out there.

I applied for a home modification with Ocwen and everything was going fine until I made my 3 trial payment. All the paper work was done an I was granted a permanent modification since then I haven't been able to make a payment. I tried everything and all they tell is that I need to speak to the account specialist and that has turn into a nightmare for me. I left about 30 voice message and they never return my calls and now I am 2 month behind and I am very concern about the future of my home.

Our two mortgages were assigned to Ocwen in July from GMAC. I have yet to receive a statement from them and cannot access the account online. I called customer service in India and was told because of our Chapter 7 bankruptcy 5 years ago that our loans were still in bankruptcy. We were never late with our payments and the house was never foreclosed on or was it part of the bankruptcy. I asked for a supervisor and was on hold 45 minutes and was told I would get a statement this month. I doubt I will. This is a horrible company. Has anyone else had this issue?

They are holding my money hostage for Insurance claim over one signature that they did not have on their form. I sent check and they sent it back when it wasn't endorsed like they wanted but told me different and now they are not releasing partial funds to get my roof repaired because of 1 date on forms.

In April 2014, my family and I encountered some financial struggles that caused us to default on our mortgage loan. We contacted the loan company for a program that would help us stay in our home but reduce the payments to something we could afford. We entered into a forbearance and was mailed a packet to fill out and return to determine our eligibility. Once we emailed and faxed our documents, a few weeks later we were told that PHH never received them. So we attempted to email them again only to find out from our case manager that she could not receive emails with attachments. We were then provided with a company email address to use and after another few weeks found out they only received part of the packet.
This back and forth about paperwork took about 4 months in which we received a letter stating that our request for a loan modification had been denied due to missing documents. After complaining to a supervisor and requesting a new case manager, this process started all over with a new packet. After 6 months our forbearance had expired and PHH wanted us to pay our past due balance of $20,000 in full. Needless to say we played the hide the missing documents game with the new case manager which in turn caused our home to go into foreclosure. I can just about guarantee that they never had any intent on assisting us with a loan modification because our loan is guaranteed through the Veterans Administration. So if we default on the loan, the government will pick up the tab which is what they want.
Financial burdens are traumatic in and of itself, so to throw a greedy, uncompassionate, mortgage company in the mix, makes the experience psychologically and emotionally horrifying. I am seriously thinking about getting a lawyer; and based upon all the negative reviews I've seen on this site, I think there's enough of us to ban together to file a civil suit. Any takers?

Ocwen is completely unethical. It is obvious from speaking with their call center that their reps know very little if anything about mortgages. It appears that Ocwen is nothing more than a money-making machine whose only concern is getting money from customers at any cost, regardless of the consumer's rights. THEY MUST BE STOPPED. THEY MUST BE INVESTIGATED BY THE OCC AND THE FEDS, THE SOONER THE BETTER.

My mortgage was acquired by Ocwen when GMAC went under, no problems from the start, but at the end of 2013 they sent a bill for Escrow Adjustment, claiming the town sent them a tax bill. I pay my own taxes and insurance, never had a escrow account on any mortgage….EVER…. Reluctantly paid the $17.52 so my monthly wouldn't change, and surprise, now they are billing me anyways. Five calls, on hold each time for over 30 minutes, eventually disconnected each time. Reading all the problems doesn't give me a warm and fuzzy because i'm selling my home this spring. Not only am i not paying these bogus charges, any hint of problems and i'll contact state consumer protection.

My loan was recently transferred to Ocwen late in 2013 from Chase. A couple months ago Ocwen requested proof of insurance which I provided and also received a letter stating everything was in good order. Just last week I received my escrow analysis with new updated numbers with tax info and new payment amounts. Ocwen added on my property insurance premium to my escrow balance. So basically they added in my premium for insurance to my mortgage payment. I already pay for my insurance on my own monthly and never told Ocwen to add it. They said I would have to write a letter to have it de-escrowed. I told them I never authorized the change and added it at will and they need to remove it. The person from the 800 number in India then said "I will transfer you to my supervisor" and put me on hold and never returned.
The 2nd problem I had was when I submitted a payment on Ocwen’s website and accidentally entered the same payment twice in error. I called the 800 number which was in India immediately afterwards within 2 minutes and asked the representative to cancel one of the ACH payments. The rep said she could not and I would have to stop payment. I explained to her that if I stop payment it will stop both payments because they are identical amounts. I asked her if I would get charged any fees for stopping payment and she replied no. I told her that this is the only company I have ever dealt with whereas you could not edit a same day payment.
So I stopped payment on the ACH and made a payment with my other bank account. Yesterday, I saw that they charged me $80 for the 2 stop payments they told me I had to do. Needless to say I am very angry. I called the 800 number to India again and was told by the rep that they would not reverse the fees. I visited the local Ocwen office here in West Palm Beach, FL and asked to speak with a customer service rep about the problem. He said he would look into it and that he was not allowed to call me back or email because he is in a call center and cannot make outbound calls. So I visited the office again the following day and tried to speak with the man again. Someone went to look for him and never came back. When the security guard tried to call both men it went right to voicemail. Can someone help me before I lose my mind with this horrible company.

Since 1/3/14 they do not accept any payments prior to breach letters, they don't even recognize that you are in process of review for modification. They act like you haven't paid for months. Had to pull out online payments confirmations they sent me to prove that I have been paying, all representatives have a thick accent that can't be understood. This is a trap to make you misunderstand. They also make appointments with account specialists after your breach letter date. When I mentioned I was working with Keep Your Home California, he asked me what that was and why were they asking about the loan. I asked if he was serious? This is horrible.

OCWEN offered a relative in Washington state a loan modification. Dropping the Principal from 239000 to 199000 with a 2 percent loan with payments of roughly 900 per month. They mentioned a balloon payment in the paperwork but no amount. My relative called and found out the loan would be for 22 years (not 30) and the balloon would be $114000. In a nutshell, my relative would have to pay the balloon either when the house was sold or at the end of the mortgage. OCWEN would also get 25 percent of the proceeds (if sold at a gain). Regardless, OCWEN would still get the $114000. I am not giving any advice to my relative other than OCWEN has a history of being underhanded and they continue to "bend" the rules. I would avoid OCWEN entirely.

Ocwen is having an India call center conduct their short sale. The only thing they keep doing is telling you 24-48 hrs and we have an answer after all required documents are submitted and 9 times I had to email them the same papers and 9 times I got confirmation everything was received and only at the 9th time it seemed they really uploaded them into the system. All the employees keep doing is telling you to be put on hold and after 4 months of waiting and getting the same B.S. I told them that all they do is put you on hold, wait and tell you 24-48 hrs. Supervisor request to call you or if you get them on the phone will result in NO return call or a person stating they are the supervisor and the next week another person will tell you that it wasn't a supervisor you spoke with.
The relationship manager is nothing than a courtesy person and telling you have to wait a few more days and he will reschedule for a new appointment so they can wait until that new date and do NOTHING! Since last Thursday, I had 4 employees stating I have a verbal approval and 2 stating it is still under review. Today is the deadline for the written approval to come into my email per the 4 employees but the relationship manager told me to give it a few days and he wanted to schedule for next week to call which means nothing will be done until then and already have I filed a complaint with BBB, State Attorney and ripoff report due to all the lies that I have received for weeks.
It is very sad for the seller and cash buyer that we can't deal with a honest and normal call center but with a bunch of people who probably get paid pennies on the dollar compared to US employees and they have no clue what they are doing and the only thing they do is try to delay and keep you happy with 24-48 hrs sentence. This is the worst lender I ever dealt with and Ocwen should not be allowed to handle any mortgage/short sale and the government should shut them down immediately! I wish the media would take on this story right away so this would not happen to any other home owner!

My Mortgage and Home equity loan were transferred to Ocwen in December 2013. I was in the middle of settlement process of my second loan with Indymac and have to start this process all over again with Ocwen. Terrible experience!!! Mr. Jay ** represent himself as an account manager. He called me few times and could not provide any details on my account or provide me with a settlement documentation, saying that he requested to be sent it to me, but doesn't know why I haven't received the agreement. I did send few requests to ombudsmanweb@ocwen.com as stated on Ocwen website, still no response. At this point, I don't know who to contact and how to resolve this issue.

They called me at 7:30 on a Sunday night a few months ago to tell me they increased my escrow to include a cushion amount so I requested a copy of the escrow analysis and my original loan docs. This was well over 2 months ago and I just got the escrow analysis (which they sent certified mail and are charging me $6.93 for the cost) but I have not gotten the loan docs yet. I tried to make a payment over the phone tonight because you can't change the amount of the payment on line and I refuse to pay this cushion until they can prove I have to because it has to be stated in the original loan docs that I am required to pay a cushion and the maximum allowed by law (which I have never been required to do before and this is the 5th company servicing my loan).
Anyway, the rep in India could not change the amount either because their system does not allow it. So I asked to speak to a supervisor and then I waited on hold 43 min with the girl getting back on the phone several times telling me that the call was too long and someone would call me back in 24-48 hours. I insisted on holding and told her that I would hold all night because I called the 800 # and they were paying the bill anyway. Mahammed, the "supervisor", didn't have access to change the amount in the system either and told me I could put my complaint in writing and mail it in with the payment... Yeah right, so my payment can be posted late and they can charge me a late fee? REALLY???? I just want to make my payment!!!!
Needless to say, I have to call back tomorrow. I also have an issue with the $10 fee they charge to make the payment online. It used to be within 5 days of the due date but it has been changed to within 10 days but nonetheless it is still technically a LATE FEE!!! They either have to charge the fee regardless of the due date or not charge the fee. If the payment is late (15 days), they charge a late fee in addition to this so what is this about? Not right!!

Originally my mortgage was with GMAC and sold to Ocwen Oct. 2013. I received a letter stating I had a few extra dollars in my escrow acct and Ocwen would send a check. I called Ocwen and spoke to an emp as I wanted to send in extra $ for my escrow acct to keep my mortgage payments at $1821.10 around or about. I was told the diff would be app $1200. Well I was told to wait till Ocwen did an analysis 5 days Well I call back and was told that Ocwen didn't do an analysis and the payment would be the same. I spoke to many customer service folks, some sounded like they were working from home whispering.
I tried to speak with the escrow or tax dept, the supervisor was busy and I was transferred and left a message in Nov. to call back. I have sent many requests to Ocwen Nov., Dec., Jan. and Ocwen and mailed in a check for an addl $900 along with a fax explaining what the money was for. Well again for the umpteenth time the same letter, no call. Now the latest is December stating that Ocwen will return the check and my new payment will be $1900.28 instead of $1821.10 as GMAC always allowed their customer to send in extra funds for taxes.
It seems that Ocwen refuses to do the work with the customer, their customer service is not helpful as the same # is used to call for different problems and the call waiting is 39 calls. I know Ocwen understands what I am trying to accomplish but Ocwen refuses to acknowledge or the employees just don't get it. One emp said to me that is why GMAC went bankrupt. Now I have another check for $19.56 dated 12/16 that should have been mailed in Nov. I was told that a new analysis would be done October 2014 so it seems that this is what Ocwen's answer is. They do not care about the customers just the money. I am a very dissatisfied customer and willing to send money for my taxes in the escrow acct. I am a senior and disabled but not my mind and have worked in the real estate business.

Went to pay my account and it says it is closed with amount of zero due. Call and can make payment on phone but not online?? Phone also said zero due amount actually due on Jan 1, 2014. Have called the people on several times and get runaround and no answers or callbacks or papers. Also always saying no insurance and carry my own and pay my taxes myself for no rip off. This company is worse than GMAC ever was. But they ripped me off so many times and loss of unknown extra fees.

Whatever you do, don't get a mortgage from this company. If they don't receive a payment (even if it is during THEIR grace period), they will call you at work all day from different numbers, then when you try to explain that they probably already have the payment but just haven't posted it yet (that's a whole other story), they can't understand you because PHH MORTGAGE hires really stupid people that have no training. Most ignorant employees on earth.

On December 12, 2013 I made my monthly payment of 1,103.32 online...My bank sent a notice a few days later that my account was over drawn. I couldn't understand what happened.I called my bank and they noticed that Ocwen took 2 payments (2206.64) without my permission. I called them and they said that there was nothing they could do. The bank charged two 35.fees ($70) plus $5.00 per day until the overdraft was covered. I had no money for Christmas. They told me they would put it back but they lied and never did I had to borrow $800.00 to make up for the money I lacked to pay two payments. Now Ocwen said I have to pay another payment for January 2014. I can't pay another payment and I have no one to borrow from. What is my legal right or don't we the American People have rights any more...

Ocwen has taken over servicing of our loan from GMAC in February 2013. Our loan originated with GMAC in 2006. Just a little history, we had a loan modification that was approved in 2009 and behind our backs, GMAC dual tracked us with a notice of default sale that was robo-signed (not notarized properly - notary public and signer were in 2 different states). 2 years later MERS assigns our loan to GMAC (hey I thought that's who we were paying all along?) using MERS assistant secretary and notary public that were both GMAC REO Asset Managers who worked for GMAC. MERS as lender assigns our loan to Ocwen in July 2013 (hey we began making our payments to Ocwen in February 2013 per notice from GMAC).
Now the fun starts. Since we began paying our monthly payments to Ocwen, we have had monthly property inspections/fees and have been bombarded with offers of a loan modification. We do not want a loan modification, short sale or foreclosure. We sent Ocwen a Qualified Written Request (QWR) to verify our payment history and escrow of our loan because our escrow had a shortage (which never occurred in 8 years with GMAC) and to top it off, they have now raised our monthly payment! Well, it has been 90+ days and Ocwen has failed to respond to our request for the QWR. It gets better.
I just ordered my Equifax credit report and Ocwen is not accurately reporting our most recent payment. Looks like they left off the last three months of our payments. Logged onto Ocwen website January 30th 2013. Checked our 'verification of mortgage' and it was showing $0.00 balance in our principal and $0.00 balance in our escrow. What? Checked our account history and it shows service released and a $250.00 fee was added to our account. Not sure what that even is for or about? So we have been paying Ocwen all along and they aren't reporting our payments? Luckily, I have all of my receipts and bank statements as proof. A couple of days ago, I was able to log onto Ocwen's 'new website' and voila there's our loan again, with the same balance. Because we don't want a loan modification, it is my opinion that Ocwen is attempting to hide our payments from Equifax in an effort to try to foreclose on our home.
We have lived in our home for 8 years, we have paid $190,000 (and funny thing our principal balance has only gone down by $9,000.00), we are $40,000.00 underwater and will never be able to get rid of PMI. Why? Because it's our home. What is going on when middle class Americans want to live in their homes and do what the banks tell homeowners to do for a modification and still get thrown out of their homes? In 2014, the system continues to fraudulently push people out of their homes.
The loan modification was a real money maker for the banks to cash in on all of the PMI insurance payouts. I guess they couldn't get ours with GMAC in 2009 so the process is starting all over again with Ocwen. Mr. President, I ask that you stop this from continuing to happen to hardworking families, friends and neighbors. The loan modification process has failed homeowners when done through GMAC/Ocwen. It is set up to not help homeowners and is a scheme to take homes away and give the profits to the banks. There has to be another way. It is a failed system that will only get worse if it's not stopped. I just filed a complaint with the Consumer Financial Protection Bureau. We'll see what happens.

Terrible customer svc!! I have sent 2 letters adding my name to the account. They never receive them. Very hard to get someone on the phone. Terrible mortgage company. But then again aren't they all??

It is my opinion that everyone that has been forced to deal with Ocwen and their unfair and deceptive business practices should review the latest nation wide settlement with CFPB. Its part of the DODD FRANK bill. The federal gov. is finally doing something. After litigating with them for four years they transferred my loan servicing to Nationstar mortgage a company in Texas across interstate lines along with a 50,000 dollar debt they compiled from force placed insurance, inspection fees late fees, administration fees etc. They have been granted some form of immunity? I guess they are too big to jail. I am still in my home for now? My attorney is not cheap. I hope this information helps a few people. Good luck and God bless.

I had a modification on my home, through Homeward, with a 3% interest rate maximum. My payments were not exceed $625.00 per month with a balloon at 20 years. I had an attorney, Department of Finance, and HUD executive look at the loan before I signed it. They all agreed that the payments included, principle, interest and insurance, land taxes. I felt satisfied that my budget as a single Mom and single income family would be able to pay this. I was with Homeward initially. Without notice Ocwen began sending me personal document information, that I thought had been pirated by them 7 months in to the loan.
I found out after calling them that my loan now belonged to them. That I was behind a payment (I had paid every month on time to Homeward) and that they were increasing my payment immediately. Claiming escrow, the 12-month increase, late fees, mystery fees, they have increased my payment over $300.00 in the last 5 months!! Now they are also increasing late fees by $1200.00 on the mystery fees to begin with. They are also not cashing my payment checks to them until the 16th of each month, then saying I am late. I send them in on the 20th of each month by mail so that they get them before the due date of the first of the month. I tried to set up an online account with them and was denied access for a mystery reason. I now send payments by check, registered mail, they receive them before the end of the month, and are still not cashing the checks until the 16th when they show up late, I have the stubs to prove this. I have not been late on my payments.
I have filed several complaints with the Department of Finance in Idaho, and also the Federal Trade Commission. So far it does not seem like Ocwen is listening or cares, it seems they say what the government wants them to say, then they proceed with shoddy, fraudulent, dishonest practices. They are going to make me lose my house unless I get some help to stop them. Ocwen will be paid (or whoever they actually represent US Bank??) a mortgage insurance policy on my property, so they don't care if I lose it or not, they make more than my house is worth with mortgage insurance. It is a scam, fraud, blatant robbery and they are getting a way with it. HELP!!

I have sent in my paperwork dozens of times to no avail. The response I get is "we need more information" or "we don't have it". You never ever speak to the same person and the ones that you do speak to doesn't understand what you are saying. I had one person to tell me not to send in a payment that my acct was in review for mod, the next time I called to speak with them the person said why would they tell you that. This has went back and forth now for 1 year and half trying to get something straightened out.
I was once told that yes I did qualify for a mod then next thing I know they are starting foreclosure because I don't qualify and the only thing they say is I don't qualify for this lender and nothing else. They have no clue. So now I have had to file bankruptcy to keep my home. I think they prey on folks so they can lose their home to foreclosure so they can sell your property or maybe they are getting kickbacks on insurance that they take out on our homes for foreclosure. They are hurting so many poor folks and running them out of their homes there should be something we could do. I am now speaking with an attorney to file case... they are crooked and ruthless.

I am an attorney representing a homeowner that Ocwen has tried to foreclose on. The homeowners have been given the runaround for several years by Ocwen. I just want everyone on this forum to know that on Dec. 19, 2013 the federal Consumer Financial Protection Bureau, along with the Attorney Generals of 49 states (not Oklahoma) reached an agreement for judgment in a case they had filed against Ocwen for numerous unfair consumer practices in their mortgage servicing. A Consent Order was filed in the D.C. District Court, which requires Ocwen to hand out $2 billion in principal reductions on mortgage modifications for customers at risk of foreclosure, give $125 million in payments to those who already lost their homes to foreclosure, and to reform their future servicing practices, which will be overseen for compliance by a monitor.

I had filed Chapter 7 on my home in 2010 with INDYMAC Mortgage Services. The old information which is no longer accurate, was transferred to OCWEN as an open mortgage account, even though Bankruptcy was 4 years ago. MY credit monitoring alerted me, that a new account was open under my name in November 2013. I checked out my credit report to find OCWEN, opened a new mortgage that was discharged in Bankruptcy Chapter 7 back in JULY 2010. I have sent OCWEN my Chapter & bankruptcy papers of 2010. They must remove the credit account they opened in my name without my permission. I spoke to my lawyer. If they do not reply soon, I will be opening a lawsuit in court.

My loan was acquired by Ocwen from GMAC. I have a fixed rate mortgage. Each month Ocwen attaches additional unexplained fees. Even when I call and inquire, they can't explain the fees. Once they mistakenly applied my mortgage payment to Escrow and then proceeded to charge me a late charge. The customer service is terrible. It's impossible to escalate to a manager.

Still working on it. Ocwen is a predatory mortgage lending company. Those letters that you get saying that you’re late on payments. Later on when they take your house and they will. They use all that to foreclose on you. These people are a company that steals everybody’s land, house, etc.

Mailed payoff to the same account as usual on bank. Rec'd the check back with letter stating they were not my mortgage company (same company who mailed me payoff amount??!! and payments for the past year or so when sold to them from GMAC). Mailed payment again to another address. Balance was satisfied. I wrote an email I was having to pay additional per diem for the days extra for payment not applied and felt this should have been refunded to me. Wasn't. They were kind enough to email me several times assuring me issue was being addressed and then finally a detailed letter receipt of balance had been received and loan satisfied. Still, uncertain why check was not accepted when was sent here for many payments prior.
The way I saw it was a way for them to rack up more per diem at ten plus bucks a day until loan was satisfied as they saw my intent to pay it off and make more money before I did. Overall, they did email me they were resolving and kept in contact. I rate 4 because they took care of it and were attentive once I threatened to report to BBB and write reviews. Mixed feelings on OCWEN but okay overall.

Tried to make an online payment and was told that acct. was closed. Went to Ocwen website and tried many times to access.... could not access and make payment due... Called their 800# and got some bimbo who could only stick to her script till I told her that I wanted to make my payment that was due on the first of Jan. I had to give her all my personnel data that they had on file again. She said that the payment would be withdrawn two days later and that was 5 days ago..... not happened yet! This bothers me because we've had this account for ten years and never not paid ahead of time and this is with being in bankruptcy until 2012..... never late. We now are under contract to sell and I don't want my credit hurt because of this. I can't afford to have my credit worse than it is and cannot afford to pay higher interest because of this. This company needs to be punished for their uncaring attitude toward their customers. Thank you for listening.

My mortgage was assigned to OCWEN when GMAC filed for bankruptcy. First of all, this company is a total screw up but not only do I blame the foreigners that's attempting to assist you, I lay blame to our illustrious government agency Freddie Mac who keeps assigning our loans to them. They need to do their homework on these guys and stop throwing business overseas. These guys aren't a mortgage company. All they do is service loans and act as a collection agency, bad move on our government's part.

These ** call my husband out of the blue and tell us we're 3, almost 4 months behind on our mortgage.... no letters, no calls, no emails, NOTHING prior to the call! We told them we'll have the entire balance (both past due, current & next month) within 2 weeks... IN BROKEN ENGLISH.. "If the balance is not paid in full within 3 days, we will start the foreclosure process." REALLY? Where the hell were the calls, letters and emails? I'll take blame for not monitoring my bill pay & bank balance but damn, they're not even trying to work with us!

All I have to say right now is Ocwen is a financial predator. Their goal is to take people's homes and sell them to investors. I have been notified that I am part of a class action suit against them. Go to the Better Business site under their name.There is a national alert on them. They have been accused of charging illegal fees and illegal foreclosures. I hope we win. They are now trying to forclose on my house after I sent them the money to reinstate my loan. They sent two of my checks back I have not received the third check yet. They want to frustrate you until you give up on your home. The FBI needs to get involved. I live in Virgnia.

I was not allowed to use online services for my statements, charges, and payments. I believe this helps Ocwen from keeping customers from reviewing charges and making sure payments are posted in real time. Apparently this is a carryover practice from Saxon Mortgage - online payments are "free," hence, past due customers are "charged" telephone speed pays in the alternative. Customer Service (India?) told me I couldn't sign up because I was in "collections."

My husband & I are trying to close on a property & found that Ocwen has tied up the closing. We have a deed of trust with a mortgage company as the lender who in turn sold this to Ocwen without our knowledge or consent. This shows up as a second mortgage with a zero balance due. After repeated calls from us & the closing company Ocwen is stonewalling us in obtaining a letter that will clear the title. For each call made to Ocwen, we get a different response. No response has been helpful. They are the worst to deal with. Customer service is an oxymoron. Apparently, title companies & real estate companies dread any dealings with this company as they will never be of any help obtaining what is required. I believe they are also affiliated with U.S. Bank. Not good. Stay away from any dealings with Ocwen. They have the power to really interfere with your finances without your knowledge.

We are in a Chapter 13 bankruptcy case and the only left was to bring our mortgage payments up to date. We did the modification and our trustee made all our trial payments. After we received our permanent modification papers they had sent them to the trustee and the trustee began discharge of our bankruptcy and notified Ocwen of the last payment to be made by him will be December and we resume payments starting January. Ocwen is telling us that they haven't had a confirmation from the trustee to proceed with the modification and tells us that they cannot apply any of our payments made by the trustee to our account that it goes in Suspense and we have to pay our December payment on our own.
They also told me that to finalize the modification they need a paper from the Court not the Trustee (the Trustee is the court). I had explained to them that they have gotten multiple letters from the "Court" explaining for final cure of payment for December and we are to resume current payments January. The person I talked to sounded like she was from India, barely spoke English, and talked down to my husband and I the entire call. She told me she would put in a request for our payment to be applied but it's not guaranteed. Today I checked my account and my old loan is on my account and they applied my payment for December to my old loan (Note July-Nov payments are not accounted for).

My loan was sold to OCWEN only 6 weeks ago. I had terrible trouble getting my payment info set up, the website is pretty but not functional and support India is not helpful. Finally, I was able to figure it out on my own. Then I received my Escrow analysis. According to OCWEN, I was $3,000 short... WTH? At the end of the year, I usually have a shortage of a couple hundred dollars. No big deal but now that OCWEN has my loan, I'm $3,000 in the hole? That's six months worth of ESCROW.
So I called immediately the number on the statement. The woman couldn't find my papers and sent the whole thing to the "Research" dept. They would contact me in 3-5 business days. That never happened, even gave them my cell number. So when I viewed my bill, it was $100 more, so I called again and 'Richard' from India politely told me my statement was in the mail and did not deviate from the script. I just shot a letter off to my congressman. It's only been 6 weeks and with this nonsense up front, I cringe when I think about how bad it can get. Help!

My loan was ensnared by OCWEN when GMAC failed. My credit is perfect as well as my payment history. OCWEN in a few short months has taken a 15 year 4.875 percent loan that only has 4 years remaining and screwed it up! Payments and principal are incorrect and do not reflect two months of payments. Payments under GMAC were drafted from my bank account 15 days early... OCWEN shows payment dates drafted in the grace period. No one to go to for help.

I pay my mortgage by autopay every month. Yet, for the past two years I have been paying a late fee of $21.29. I am still trying to get this issue resolved.

With me its insurance, how many times must it be sent in???? Also why aren't the mortgage statements sent in a timely manner - & talking to Skippy/Chelsea, etc., etc. in India who will not connect me with a native speaker- damn glad I don't run my business in such a manner. Now ended up on this site-thank you god not alone with this crazy company. Thanks to all for expressing their distaste because Ocwen does not care - just show them the $$$.

I have 2 mortgages with Ocwen, and every month I put more into my principal, but they put in the "other". I called and complained, and they said they will refund the money. Once I cashed the checks they actually charge me more because they said that check is the agreement to buy "home warranty" which is their tactic to steal money from you. They charged $250 on each of my mortgage by charging $25-$50 every payment which if you do not pay attention. Please watch your statement like a hawk because they will do everything to steal money from you

I tried to register online and was supposed to receive an email with confirmation of my registration. I called and spoke with a rep in India who I could hardly understand. His suggestion was to write an email to 'websupport'. All of their correspondence (regular mail and email) indicates they are a debt collector and my mortgage is always current - i.e., never a delinquency. Is there any way to confirm the legitimacy of this organization and to demand they have the proper documentation that validates my mortgage? If they cannot provide confirmation is there any way to invalidate my mortgage with them?

I am surprised by a lot of the negative comments. When dealing with businesses, you need to be your own advocate and follow up on things. My loan mod paperwork may have been lost at first but it was straightened out quickly and the process, although it took some time, went smooth and only one customer service rep out of many frustrated me.

Ocwen acquired our loan from Litton 3 years ago. It has been an absolute nightmare since. I pay my mortgage every month but they claim I am a month behind. I send all the proof - check, bank info where they got the money, etc. - but they still claim I am behind. Once, they put it in to their "research dept"- when I got no word in a month, I called in. They couldn't find the claim or paperwork. And the endless phone calls - day and night. To inform us that our payment is late - even though I have proof of every payment, to tell us we have a payment due in 15 days, to ask if we want to pay on the phone and get charged an extra $19.95 to pay on the phone. It is crazy. They even called me one Sunday morning at 7:00 am. IF I ever get all this straight, it would be miracle. Can no one stop this company??

I applied for a modification in 3-2012. After I was told to not send a payment while waiting on my answer for 2 months. In June, they assigned a new person to my case. He advised me they were gonna foreclose on me in 12 days. I explained why I hadn't sent anything. So I sent the 2,000 dollars I saved up in those months. After faxing and refaxing papers, I finally got approved in Dec. 2012. They said my payment would be $434 a month and included my property ins. and taxes, I was thrilled. I asked for how many years. The man said 30, then there is a 62,000 dollar balloon payment. I advised him I didn't want it. He said then to keep making my normal monthly payment and continue to pay my homeowners' and taxes as I always have which was not included in my normal monthly payment.
In March of 2013, they paid my homeowners and spring taxes. When I called them, they said they did it because of my modification. I said, "Look, I advised you in Dec. 2012 that I did not want the modification and I was told to keep making my normal payment, taxes and homeowners which I have paid my homeowners and I pay my taxes at tax time. So legitimately, you had no right to pay them. They were not past due and I did not accept the modification. I still have the unsigned documents and by law, the only way you have a right to pay them is if I don't."
Then they advised me I had to send a letter saying I didn't want the modification and my payment is going up $30 a month. Now they say I owe them over $3,800 and that is for late fees, property adjustments; every month I have to send my payment delivery confirmation and at times they still have added late fees that I had to send copies of the delivery and sometimes they didn't waive them. I track and confirm my payment. It is there before it is due and they let it sit in a mail box. I recently reapplied. I have no cable and very little food trying to make my payment of $762 a month. My interest rate is 7.9%. I pay I could get away from them or they have to make this right.

So I call today, to see why my payments I made are in suspense on their online site, because I have not received a bill yet. Good thing I did because my payments I have been making to them, they haven't been applied to my loan. I was in shock, very, very upset. I stated very loudly, you mean to tell me that I have been making my payments and it has been weeks ago and you guys have taken it out of my account but yet haven't been applying it to my loan, in which case you guys not doing your job is causing me to be two months behind and another week would have been three months which then they would shoot for foreclosure and sending me all these threatening letters plus certified mail which I was charged for is all by you guys' mistake!!!
Not a happy camper right now. She did apologize, which so makes up for it, NOT! Will call again tomorrow to see if it was applied, I do not trust them!!! Also my escrow is in the hole. Amazing how it was always positive until they took over but she could not tell me why. She said she had to request that information and it can take 5 to 10 business days. I of course asked are they gonna charge me for that? She said no and they should send me a detailed letter to. Well hmm, I guess I will watch for that charge. It's so amazing how my escrow was positive $600.00 in July but in Sept., it's almost $900.00 in the negative. Where is my escrow money going????? She has no clue!! This is going to be a horrid bumpy ride :0/

I received a letter from Ocwen in July 2013 saying I had $1205 in an escrow surplus. I was already behind a month or two when I received the letter but no check. I was told I could use the surplus to cover the mortgages for June and July along with paying the difference to make it 2 complete payments. I did that only to receive a letter in August saying I was now 3 months behind. I spoke to an operator who told me the transaction was incomplete and I would need to do it again, which I did.
In September again the same thing, I faxed docs, I called supervisors I paid over and over again only for them to tell me the escrow estimate was incorrect and I never had $1205 but more like $656, I then tried to modify (I did once before in 05) and filling out a ton of paperwork they told me to fill out they told me I was only allowed 1 modification per the life of the loan. They have been extremely deceptive and misleading and I need help!!!!!

It appears Ocwen has now included mortgage reductions after losing government lawsuits and having it forced on them. It appears meaningless given the modification terms that go with it. HOMEOWNER BEWARE OF NEW OCWEN/DEUTSCHE BANK SCHEME - I received a modified loan proposal with VAGUE TERMS. On face value it appears I am successful, on inspection, it appears to be ANOTHER SCAM.
Red Flag #1 - The papers were sent via email attachment ONE FULL WEEK AFTER THE DATED LETTER with a 2-week response time. Given that today is December 19, 2013 (Friday afternoon before Christmas), it is very doubtful I can have this legally reviewed due to many, many people, including Legal Aid Office, and most other professionals, taking an expected end-of-year vacation! OCWEN WANTS YOU TO BE GRATEFUL AND SIGN QUICKLY SO YOU DON'T FIND THE FRAUD WRITTEN INTO THE MODIFICATION. IF THEY DIDN'T COMPLY BEFORE, WHY NOW? (Yes, they've done this is in past)... If you jump fast, you might get a benefit... and you might not... After all, how many have had modification payments INCREASE with a "new" updated escrow - after-the-fact?
Red Flag #2 - THE TERMS ARE STILL PREDATORY! Even with a $50K reduction, please, please, tell me what exactly the cost is? I see OCWEN uses legal language "keeping original loan in effect" with A BALLOON PAYMENT 30 years from now plus NO REDUCTION in payment from the first modification. How does this help me save my home? Doesn't even meet the gov mandated "affordable" 33% of income. All this "new proposal" did was take escrow off the payment, then they add it back. Hmmm. No change, except the balloon payment is now 30 years vs a 40-year loan (both are bad btw). For all I know, I will still owe 90% of the loan in 30 years!
I think it benefits OCWEN to accrue interest creatively... Ocwen can "collect later" as loan is NEVER paid off, I.E., mortgage co gets all future equity increases against hidden interest? My children can pay the UNDETERMINED debt when I die? I don't think this is what the US government meant when they said they want to save hoe ownership and help people keep their homes. It appears I won't be able to ever refi - already tried, credit in toilet thanks to Ocwen. Why would they care to change that revenue stream? Now instead of delaying modification, they are delaying ability to ever pay off loan.
Red Flag #3 - Is Ocwen creating a PERPETUAL LIEN? There is no adjustment of the second loan (also Ocwen), no mention what-so-ever, can't sell home, can't refinance, can't obtain improvement loan and make repairs. I guess any repairs are at my expense (OUT OF POCKET, cash pay due to bad credit and hostage by Ocwen keeping credit rating low) and disregarded when it comes to the value of the home vs Ocwen's lien against the title for doing nothing more than hiding their fees and recoupments 30 years later... or somewhere down the road... later... when the government stops watching...
Red Flag #4 - Ocwen mod papers state that this does NOT INCLUDE OUTSTANDING BALANCE AND PAST FEES? What???? So, I'm supposed to sign not knowing if you are charging 5 or 5000 dollars for the pleasure of this email and you finally contacting me A FULL YEAR after requesting modification assistance? And OCWEN WON'T give me CURRENT BALANCE. I think maybe they don't want me to know their methods as I might check their methods and accounting.
This is a creative sell to comply with mandates on the lawsuit and false security for the homeowner. Just like my house, the foundation is falling but the loan officer covered the cracks with pretty rugs. Ocwen and Deutsche Bank have no intention of paying their portion of a mandated settlement for the fraud and deceit surrounding the foreclosure crisis. Don't jump for joy yet. Fraud is proprietary to Ocwen when it comes to home loans and modification process fulfillment. They aren't losing a dime. Someone, somewhere, needs to be in jail for this thievery.

Ocwen filed foreclosure papers for my home in July 2013. In their complaint, there was an assignment of mortgage exhibit document signed by known robo-signer Victor **. I have contacted an attorney so that this may be brought to the attention of the judge. How can they submit fraudulent documents to the court and think they can get away with it? I have also requested that they produce "the note" as I would like to know who I owe this money to.

I have a compound loan meaning that Ocwen takes money out of my mortgage to pay for my taxes. Now I found another lender to take over my mortgage. But Ocwen says I owe them $7500 for taxes they paid. Now if this is a compound loan why do I have to pay Ocwen anything. They never told me nothing about owing them, no letter, no call, no e mail, and now they want to add on an extra $300 attached to my mortgage payment. Not right! They know there's a problem but won't fess up to it.

This company (if you want to call it that) acquired my mortgage back in 2007ish. Since then I have had nothing but headaches with this company. In the summer of 2013, I was not notified that I was behind on my mortgage. No phone call, no email, no letter, no form of communication whatsoever. As of today when I try to get information out of them, I am told that we cannot answer for certain reasons (for which are of a personal matter). Now I could be in the start of the process of being foreclosed. Every time I call them I am put on terminal hold, and can't understand the person on the other end of the phone. And to set up appointments to talk to a representative instead of handling it right then and there is not a way to do business. How this company is operational is beyond me.

I am having the same issues with Ocwen as everyone else. I missed 2 payments, 2 years ago, for a total of $2000 and I never missed a payment again or was I ever late in 14 years. I had asked them to put it on back of my loan or do a modification and they keep refusing me. Instead they keep charging me late fees, every kind of fee you can imagine, even charging me for guy coming out taking pictures of my home and say I am in default of my loan. Every time I try to talk to someone, they are in India and I can't understand them; they say they will have someone from US call and no one ever does. Help!! They are so unethical. I have also heard that they have foreclosed on people that were just getting ready to close on their homes. People actually were selling their house, didn't owe Ocwen anything and they are foreclosing on them! How can this happen. I have complained to housing authorities 2 years ago and I see nothing happening!

Ocwen recently got the transfer of my mortgage servicing. First, it is important for you to know that most of the work force for Ocwen - is offshore. St. Croix and area like that, because it is cheaper for them... That alone is wrong. Getting past that... They got my loan in November. It took about a month or so for all the information to get absorbed. I was in foreclosure with IndyMac Mortgage Services and they denied my modification requests 3 times. I applied with Ocwen on November 25th and was approved for one of their in house modifications with a more than manageable payment. They gave me a Shared Appreciation Modification.
Since I am now upside down with the mortgage and the arrearages are over $30,000, I have no problem with this. They will lower the balance to be under the new appraisal (which is basically all accrued interest of late payments) and if I sell the house in the future I will share 25% of any appreciation with them. And that is IF... because I have no intention to sell or move. So they are basically getting rid of all the overdue interest and I keep my home.
I don't mean to sound preachy, but 9 out of 10 times most customer complaints are overblown and they leave out key parts of information to fuel their side. I work in customer service for a living in a hotel and although Ocwen is probably not totally innocent, they are dealing with absorbing a lot new business quickly. They don't want your home because they make money servicing it not foreclosing. I do agree that the offshore customer service is hard to handle. I find it a bit frustrating as well.

My mortgage was sold to Ocwen from IndyMac Bank. Ocwen representative offered mortgage modification and asked all my financial and identification information. After receiving all my info, they declined modification. When I asked about the office location, he told me that their location was in India. I think Ocwen collects American citizens information to foreign developing countries and they don't have any intent to help American homeowners.

Ocwen has recently taken over my mortgage that was once GMAC in Sept. of 2013. I have been harassed with letters stating I'm behind in my payments. I make my payments every month. They sent me a letter stating I needed to seek housing counseling. So that's exactly what I did, explained to her that Ocwen says I am behind in my payments. She asks “How many payments are you behind?” I said “None. Here are my payments made, dates and confirmation numbers.” She said “I don't understand why you are here then.”
She called them and got a India guy. He then try to give her the run around that I was behind until she mentioned I had every payment documented. He then proceeded to tell her "no, no she's current." So a week after I get a letter warning me about housing counselors. I'm like really?!? Then eight more letters saying I'm behind again, trying to give me a loan modification, etc... So I have been paying extra to pay off some late fees I have accumulated and I thought I'm going to go online and see what exactly is going on with my account. Come to find out they have raised my house payment almost 200 dollars more.
So I call them and ask why I didn't get notified. He says they sent me a letter. That I didn't receive. He said he would note that to my account. Also he tends to tell me that they never changed anything when they took my account over, the way GMAC had it, that's the way it is now. Which is a lie. Why did my payment go up then, when they took it over?!? I wanted to know who do I need to talk to about my payment going up? He says “No one. You have to fax the resource department with your information and they take up to 15 days to review it.” Really!?! So today I have contacted another mortgage company to hopefully help me refinance to get out of Ocwen and I have left a message with the housing counselor I had spoken to previously.
Reading everything on here, I don't trust them plus they lied to me already. Also it's funny that their online statement doesn't match their paper statements and also their telephone information. They are just out to dig you in a hole that is impossible to get out of. They don't want to help you, they just want the property. They have added so many extra fees to my account and also charging me for an inspector to come out. Really!?! According to them I am current!?! But why these charges then!?! Please pray I get out of this mess soon :0/.

Since my loan servicing was transferred to Ocwen in July, life has been hell. I have 20 years experience in the mortgage and real estate fields, including servicing and default, and have never seen such blatant abuse of mortgagors. When the loan was first transferred, Ocwen did an escrow analysis (Chase did one 6 months ago) and they charged ME $75 to do so!!! I have NEVER seen a fee charged for this, especially since it is not something I asked for and it had already been done recently by the previous servicer.
I have had difficulty keeping payments current, but I have not been as much as 60 days behind and yet I started getting certified letters that were arriving, for example, on November 10 and the account was due for the November payment. Now I find out that on top of the escrow analysis fee and the inspection fees for driving past my house, they are also charging ME for the certified mail cost!!! And the certified mail they are sending is NOT warranted. I just received another certified mail notice on Thursday, Dec 12. I am due for the December payment. I REFUSE to accept the certified mail but I'm sure they will tack this on to my account also.
Ocwen is a ripoff!! I feel trapped because there is NOTHING to be done. When I was with Chase, I was a LOT farther behind on payments before I got a loan modification, I was never charged ridiculous fees and NEVER received one single piece of certified mail from them. Ocwen is the worst and their practices need to be seriously investigated. I'm also concerned they may return my payment to me because I am not able to pay any late charges or fees right now. This is ILLEGAL - they cannot refuse to accept payment for lack of paying late fees! But I see plenty of horror stories here about that very thing. I believe they can refuse payment at some point, perhaps at 90-days late point, but certainly not at 30 or 60 days. They claim to want to help people; this is a complete and utter falsehood!

PHH is my current mortgage holder (they purchased mortgage from Schwab Bank) on my 5% home mortgage which has a perfect pay record. I have lived in this home since my purchase in 1988. I received a letter specifically addressed to me advertising improved rates and specifically my eligibility. Because of a previous negative experience, I had my wife call to see if rate and term can be reduced. After the usual run around we decided not to go through their application torture. Imagine my shock when I receive a loan packet with a GFE (good faith estimate) legal form saying I qualify for a 23.99% 15-year loan which raises my payment from $1851 per month to $6723 per month and costs $10,000 in closing costs!!!! I am a retired senior citizen with a perfect mortgage payment record, have owned numerous properties and have never personally seen a more devious company. I feel that this company has attempted to defraud me. I strongly recommend avoiding any contact with this group regarding mortgages.

I am and have currently contacted BBB, FTC, the company my ATTORNEY GENERAL of NC, and I am contacting GMAC. They are not working with me to stay in my home. They will not take my payments I have tried to send into them as soon as I have gotten money I have sent it. Then find out they refused three payments - two from MoneyGram and one money order that I know of so far. One money order I sent twice they mailed it back to me. The late fees have added up now to over 125.00. They have refused money. I should not have to pay late fees. As well I had to pay to get the MoneyGrams, order to begin with then had to pay again to cash them out and then resend it as a whole. Three times it cost me to send it that comes to over 100 dollars thus far.
Then when I filled out papers to modify but got back to work, they keep sending me the forms and I told them I do not need it now. Three times I got forms now. And they keep asking to show proof I live where I have paid for, for over 8 years. As well they have sent certified letters several times since taking the loan. I signed therefore I live here. I am asking all late fees, etc be removed. They had me almost in foreclosure. No one had told me they had refused money in amounts of 500.260, and 315.00. No one. Thank GOD I looked into it myself. But now I know money is still missing and I have told them this.
If I have mailed them a payment or MoneyGram and they have lost it, not taken it, I will not be responsible for it. And when they do this and the money is unchangeable by money order they expect you to pull another 3 to 500 out of pocket and send them right then. I explained that I send one MoneyGram one day and the other the next that is what was owed and due. They still did not take it even with me calling and telling them. They sit and read off a screen, offer no immediate supervisor to deal with issues or to offer help and answers you have to make a appointment to have someone call you. They do not understand or speak English very well. The third person I talked to in 2 to 3 days is the only one who told me in two months I had a credit on my account. Funny they will take extra money but not the other. If I tell you I will send one payment now and the next in exactly 6 days why can they not take it??
I have begged, cried on the phone, mailed letters pledging for them to take the money order when I mailed it the second time. I was only told "I don't know if they will take it. We'll just have to see so just call on Tuesday and see if they took it." Then when I attempted to send payment by MoneyGram and their site was down, I called them. Ocwen employee told me "oh it is ok. Wait two weeks and try to send again." I said "NO, I will not pay or be charged late fees." And at this time the credit they claim I have is not right. It is that and 90 bucks more. I have told them not a dime, a penny is to go to a late fee. I will not pay it. For their inhuman, degrading behaviors and practices. I will not pay.
I will continue to contact all the people and offices I mentioned above and so should all of you. It is only way we will get something done. I still do not have a answer as to why account was moved from GMAC to OCWEN. But I do know the BBB with Florida grades them as a F.

I recently purchased a house. Our first payment was with the local bank. The local bank then sold our loan to Freddi Mac who transferred the servicing to Ocwen. I made the second payment fine. Then I decided to sign up for automatic payments on Ocwen's website. BIG MISTAKE!!! Do NOT enroll in automatic payments, pay the old fashioned way and document/record everything. The third month, December, I had a mortgage payment of $1,100 due. No big deal right? WRONG. Ocwen withdrew $3,300 from my checking account!!! Wiping out my checking account and causing me to incur an overdraft fee---the first overdraft fee of my entire life. These idiots then sent me a paper bill stating that my payment was late and they charged me a $40 late payment fee!!
It's been a nightmare trying to get the $2,200 back into my checking account. They finally gave me back $1,100 but the other $1,100 is still unaccounted for. I've called 3 times and spoke with 3 different people---none of whom have a clue. I'm told my case is in "research" and they promised to send me $1,100 check, or have the money refunded in 72 hours----that was nearly 10 days ago. They supposedly sent me a new paper bill for January's payment but I have no idea if that will arrive/what it will say. This company is the worst company I've ever dealt with. I wish I would have gone with a local credit union on my mortgage because they would have serviced and kept the loan local. I would recommend that everyone file a complaint with the Consumer Financial Protection Bureau---I did---Ocwen received the complaint and sent me a letter saying my case was with the Ombudsmen. I'm afraid that Ocwen will screw me and all my payments will be lost and they'll eventually ruin me and foreclose for no reason someday.

I initially had my mortgage with GMAC (they were wonderful). My mortgage was sold to OCWEN (I'm very unhappy and disappointed). Through a phone call to OCWEN, I spoke with one of their very nice reps who set up my account for the automatic monthly withdrawal. She repeated to me at least 3 or 4 times everything that was going to be done. I gave her a specific day that I wanted my mortgage to be taken from my checking account every month. This was done in August 2013. Well, since the September payment started, it has been taken out on the incorrect day!!! I've made probably at least 7 phone calls to very nice representatives who are trying to help me figure this out. They have to listen to me rant about my account, when they had nothing to do with it. But because I am so frustrated, they have to hear it all.
They ALL have assured me that this would be taken care of and that the mortgage payment will be taken out on the correct date (the 10th of every month) the following month. It's now December and it still the incompetence continues. I spoke to a supervisor named Jonas who once again assured me that he would put the money back into my account within 24 to 48 hours and send me an email verifying this transaction. I NEVER GOT THAT EMAIL FROM JONAS. The first conversation (this month) was December 4, 2013. 48 hours later, when the money had NOT BEEN TRANSFERRED BACK TO MY CHECKING ACCOUNT, I made another call on December 6. Again, the rep had to listen to me rant about something he wasn't responsible for. He too assured me that this was going to get resolved.
On the evening of December 10, 2013, I noticed that the mortgage amount had been put back in my checking account and along with that was an $8 transfer fee from OCWEN. I made another call in the morning of December 11, 2013 and spoke with yet another innocent representative. He told me that I could pay my mortgage with him over the phone but I would be charged $19.50 for this transaction!!! Are you kidding!!?? OCWEN finally agreed to take my payment without charging me. But they also told me I'd have to send proof that they had charged me $8 for the transfer fee! Again... are you kidding!? I don't know who this OCWEN company is, but I want out!!! Why do they think it's ok to mess with someone's checking account and just take funds out whenever they feel like it? Every rep that I spoke with said that my information clearly states that money will be taken from my checking account on the 10TH OF EVERY MONTH, yet they continue to take it out on the 1ST OF EVERY MONTH!
Just beware and check your statements!!! I cannot believe the incompetence of this company! So, I now I'm waiting for a phone call from a supervisor. Once again, I was assured I would get a phone call today, December 11, 2013 by 12 noon (I'm in California). Yes, it's only 12:03 but I have this feeling that a supervisor isn't going to call me back. Also, the funds haven't been taken back out for my payment and I haven't received the confirmation email that the rep assured me that I would be getting. This company is AWFUL. I have a huge headache from all of this. I hope I gave them one just as painful!!

Like most of you, He has no results and keeps getting told and keeps getting letters that he has been denied, being reviewed, checking to see if he was legally married, to see if he had a job, that he was supposed to get the "Packet" that never comes. What is their problem? If he doesn't get this tied up before the end of 2013 he will owe $30,000 in taxes.

Fear is a big factor and we can’t live in fear fight back. Demand to see your note. Get a securitization report to see where your chain of title was broken bring that to court and over 95 percent of all loans aren't worth the paper their made out of. And that means the people who are servicing your loan don't own it or even have any right to take your money. He might be working for Fannie and Freddie.
Why do you think the banks tell you that you can’t get a modification until your 90 days without payments, why do you think that .The lenders can’t find the note it’s because your note was put into an investment pool of over 100 investors (Wall Street) and was turned into a security (securitized) and your loan has been paid for over twice before it hits the gate. And you are paying for it and financing it from your own money and you're paying it to people that don't have title to your investment. Yoda said fight or don’t, it’s your choice.
Ocwen services LLC is a prime example. Bloodsuckers don't stop, that is their nature. Get mad and get your life back. Send a demand letter called QWR. Your rights have been trampled on and deceived when they deregulated the banking system everything went to hell. In a hand basket. Ask Ocwen’s owner he was caught saying all his loans are securitized, hello. When they go to an investor group the mortgage and the promissory note get split and never can go back again. Good luck.

In researching my loan with Ocwen, and in regards to the request for a modification. Found out that my loan is with investors and that they don't participate in the mod nor harps Govt backed programs. Also in the letter I received stated: The owner of my loan was Residential Asset Securities Corporation home equity mortgage asset-backed pass through Certificates Series 2004-KS1. In other words my loan was bundled and sold in series according to yr, and that a trustee was appointed to oversee my loan. Bank of New York Mellon Trust Company, N.A. Therefore, we are in trouble with getting assistance. Further research revealed that some co. called Ambac Assurance corp. The only people seemingly to speak to is in India, unable to understand due heavy accents... We are in America and do need assistance. They went up on my loan payments.

I have been battling with Ocwen for the last TWO YEARS on exactly the same issue. Our loan came from Litton to Ocwen in September 2011. It came over with about $28,000 due in late payments, no payments, etc. That's when the fun began! I immediately sent in my statements from Wells Fargo showing the ACH payments to Litton. They stopped accepting my payments in February 2012. Since then, it has been in "Research". I consulted an attorney who advised me to continue to send in the proof every time I get a response from them. No one reads the bank statements, no one even reads the letters. I have made a little progress recently so below are my recommendations:
Call their Research dept. at 800 241 9960. Ask for Rakesh. He's in a different office but is in the research department. This is the first person I've spoken to who at least understands the problem and is working on it. Also, you will be able to speak to him every time you call and not a different person to whom to have to explain the situation over and over again.
Call the Ombudsman at 800 390 4656. Rakesh told me that this department is over theirs and has more leverage to solve problems. I spoke to an ombudsman and she requested a copy of all the data and information. Make sure you get their name. Follow up your phone call with a Certified letter to the Ombudsman: Ocwen Financial Corp. Attention: Ombudsman "Name of person you spoke to", PO B 785061, Orlando, Florida 32878 - 5061.
Continue to send letters by Certified Mail, Return Receipt, at least every two weeks to the Research Dept: Ocwen Loan Servicing LLC Research Department, PO Box 24736, West Palm Beach, Florida 33416-4736. Here's the reason: Once a research case is closed and the issue is not resolved, it immediately goes to their Foreclosure Dept regardless what the problem is. I found this out because it showed up in my County's records as a transfer to some company to begin foreclosure proceedings. When I talked to Rakesh, he said as long as the research case is open, it will not be transferred to their Foreclosure dept. He said to send the letters to research every time you get a response from them. And if you don't get a response, send the letters anyway to make sure the case remains open. That's what happened to me - I had not heard from them for 2 months - and that's when it apparently was closed out without anyone's knowledge and went to Foreclosure. Now it's back in Research and removed from the Foreclosure department. So make sure you send those Certified letters at least every few weeks whether you get a response from them or not.
Check with your county's recorded documents - it's free online - make sure that no documents have been filed by Ocwen. If they were, download a copy and send a letter to Ocwen that your case is still open and to take it out of Foreclosure immediately. Check your credit report. This thing has been on our credit report for two years now - even the Foreclosure document from the county is there. I spoke to Equifax and they said you can send in all the documentation to them and they will pursue it with Ocwen. Nothing has happened on mine yet - the credit agencies are another huge scam. I don't expect much to happen with them.
I made contact with an attorney as soon as I recognized that Ocwen was doing nothing. Find someone in your area who does real estate and foreclosures. It may cost you for a consultation, but at least you have someone who knows about your case if you have to resort to an attorney. My attorney advised to keep sending in the documents. He advised against taking them to court because the courts are loaded with cases - and they have a lot of money to get these things resolved in their favor. So stay away from that. He said that if they really pursue foreclosure, then that's the time to hire the attorney and start proceedings.
After a lot of research I have come to the conclusion that when these loans were transferred to Ocwen, the paperwork and data were lost. They have sent me transaction sheets, etc. which were all wrong. I asked them to provide a copy of the actual deposit with date, etc. They can't do it - why? Because they don't have the files. They don't have any data to backup their claims. If this is the case, they are in line for a huge lawsuit because they're trying to collect monies which are not owed to them and threaten foreclosure if you don't pay. Most of their loans are packaged in GSR mortgage trusts - and I bet none of that paperwork is available. It's all part of the big lending scam 5-6 years ago.
I hope this helps. It's been a long hard road with these people. I can't blame the people in India - no one in the main office in the States listens to them either! They can't get the files, they can't access the right information - because Ocwen doesn't have it - that's my opinion. In any case continue sending the letters and make sure your case remains open. Have been working to get a modification for about 2 years now. I was told I was denied for a HAMP but no reasons were given. I have since formally requested the information and disputed this with them. Will also call the HAMP hotline. Got approved for an in-house modification which is NO modification whatsoever. House value - $200,000. New proposed loan amount - $334,270.32, interest rate 4.12596%. So, their idea of a modification is to keep a borrower under water and set them up for failure...nice?! And, they are requiring me to make payments by phone with a $19.50 fee each time - these crooks!

I used to be able to pay my mortgage several months in advance with CHASE. When I was switched to OCWEN, I was told that I could only pay 2 months in advance. I have a fixed rate mortgage. Why this stupid policy? I would like to pay my mortgage 6 months in advance so I won't have to deal with recurring bank charges.

Where do I begin????? My Mortgage was with AHMSI and was bought by Ocwen in March 2013. I have had a problem with them EVER since! My fees look inflated and they are charging me some type of monthly inspection fees which I never heard of a company doing this. I have read several posts about OCWEN and the majority of what is being said applies to my situation. Again from the $10.50 inspection fee (which a person drives by or stand in front/side of the property and take a FREAKIN picture) to not applying my payment to my account, but sending the money back saying I have not "Cured Demand". I have sent Ocwen in the last 2 months over $3,000. They call me at least once a week, saying that I have an outstanding balance. I am so sick and tired of them!!!!!! I have now contacted the Massachusetts Attorney General's office for help. OCWEN business practices are for the birds and they need to be shut down!!!! WHEN WILL THE LAW SUIT BEGIN?????

I have exactly the same problem with Ocwen for the last 2 years!!! I have sent them bank statements 3 times - no one bothers to acknowledge them. Now, after 2 years, they want to foreclose! This company should be put out of business.

I have recently completed a Chapter 13 Bankruptcy. My Mortgage was being paid through the Trustee’s office. For 5 years, I never missed a payment to the Trustee. In March, GMAC (the Mortgage holder) declared for Chapter 11 and my Mortgage was taken over by Ocwen. While still in the active Chapter 13, they (Ocwen) continued sending me a monthly statement with the acknowledgement that I was still in the Chapter 13. I finished the Chapter 13 in August and the Trustee issued a letter of discharge to me, my Attorney and to Ocwen. Ocwen has acknowledged receipt of the discharge letter. I have called them at least 4 times since August requesting a statement of account status and showing that a payment I had made to them in Sept. had been credited to my account. They have not sent me a statement since Sept…
I would like for them to start sending me a statement so I can pay my mortgage on time and regularly. Each time I call them, we go through a regular routine check of information and at the end of our conversations, they promise to send me a statement. I have yet to receive a single statement since the Bankruptcy was discharged. It is my belief that they are intentionally holding back on sending a statement of my account to cause me to get behind on my payment and therefore cause for them to issue a foreclosure action. I do not want that to happen and do not know where to go with this situation. Thought you might be of some help in direction or ideas. I need some guidance.

Our mortgage was bought by OCWEN in August of 2013. For the whole 2013 year, we were struggling with Chase because they had "lost" 2 mortgage payments which are btw made electronically every month from a Chase account. How can you lose 2 electronic payments? When OCWEN started to managed our loan, they told us right away that we are 2 months behind. We explained that we made the payments but they (Chase) cannot find them and we will be happy to give them all the proof. They had required 12 months of proof at which point we sent them 15 months of bank statements proof.
Initially they assured us that they will do everything possible to get to the bottom of this. They let us know that we will receive a "package" with all the info on our loan and how to make further payments. We had never received it. My husband had to figure out by himself where to make a payment. They took our September payment only to apply it for June when they said a payment is missing. When we supply them with June proof, they said that it's not June payment which is missing, and they are not sure which one is it and that they will get back to us in few days. They never did.
My husband called almost every day, and we got the same answer. Wait couple more days... Then, the bomb dropped...."You are 90 days delinquent and we cannot take your payment". They deliberately delayed the process so we will pass the 90-day period. Now the line is: "Your account is in process of RESEARCH AND WE WILL GET BACK TO YOU IN FEW DAYS". They are deliberately trying to get our house!!! We are calling every day... we are getting the same answer!!! The people on the other line are so incompetent, unintelligible, have no clue what they are doing and repeating the same thing over and over like a parrot.
We are exasperated and don't want to lose our home. We are living here for 17 years without being late once on our payments. We had electronic transfer payments to avoid this issue. I am reading in horror the stories of people who had lost their homes to these predators!!! Can it be that the American dream is over?? They need to be stopped!! I am seeing an attorney in two days.... God help us all!!

I have had issues with OCWEN on many occasion, but the loan modification process started off horribly for me. I originally started the process in May of 2012 and sent the required paperwork in on 4 different occasions because it always seemed to be lost in transit, although my cashier's check was received and cashed (happened to be in the same envelope as the documents). By June of 2012 I was denied for the HAMP, so they processed my case in house. I heard back from OCWEN via USPS in late June of 2012. I had indeed been approved for their in house SAM modification. Principal loan reduction of $131,000.00, 2% interest rate for the life of the loan to start in September of 2012 and a monthly reduction in payment of approximately $700.00. It cut my mortgage in half, including impounding my taxes and insurance. Sweet deal, so I sent in my modification payment, notarized all of the paperwork and the loan was booked (as shown in OCWEN's online system).
Two days before my September payment I log in to make the payment and find out I am back in default. I immediately call OCWEN to find out that the HAMP was now approved and they were pulling the SAM out. Like I mentioned I had already had the documents notarized, including flying my ex-wife in from Florida to now find out I am back in default. After numerous calls, a lot of patience and a full court press, I was able to get them to book the SAM permanently. I was able to write off the loss as "debt forgiveness" under Obama's bill to allow the forgiveness. I have been making my modified payments religiously for over a year now with no issues. I am grateful to OCWEN for the assistance, but had to be persistent in my dealings. (Note I said persistent, not demanding and out of control.)
I recently had issues with my impound account, but again, with persistence and professionalism I was able to resolve it. By the way, OCWEN overestimated my impound account in 2013. Now my payments (PITI) for 2014 will be less than $700.00. Again, my persistence paid off.

Ocwen had purchased my home loan about 7 months ago from Chase Bank. The company has changed my loan to various companies within Ocwen three times in this seven-month period. In doing so they, and quote - will kick my loan out of the system and not permit the payment to go through, even by phone, because of the transition into the next Ocwen company. I have been charged a late fee this last time of $70.00 because the transition time ran to the 21st of the month. I have spent endless hours trying to pay them and also resolving this late fee but to no avail. I might add that numerous loans of mine have been purchased by Ocwen in the late 90s and they charged late fees by not posting to my account for up to three weeks after my checks to them had cleared. I was part of a huge class action lawsuit against Ocwen of Texas by consumers' and the govt. They lost and awarded settlements into the multimillions and was fined by the U.S. reaching millions of dollars. I have sent complaints to the Attorney General of Colorado. Also am going to refi to get away from Ocwen's poor business tactics but have no guarantee that they won't buy it from my lender and am stuck with them again.

My loan from 2006 was sold from IndyMac to Ocwen this month. I paid my loan amount on line (IN TIME) and yet I received a late payment letter stating I owe them $10.98 in late fees. When I call to question why I was being charged the overseas customer service rep told me nothing reflects I was charged a late fee. She confirmed their late fees are $42.85 so I must owe a late fee from my previously lender. This is bogus as Indymac's late fee is $5 (A BIG difference between $5 and their $42! ) plus I was not late nor am I late with my payments! She told me there wasn't a late fee so I left it there.
The following week I receive another letter stating I still owe a $10.98 late fee and the tiny $9 extra I paid towards my principal was allocated to their "late payments" section of my mortgage letter. So now, they are charging me $10.98 and the $9 I used to round up my payment to an even number was being routed to pay another fake late charge. I called the rep and he said they would waive the late fee as a one time courtesy.. EXCUSE ME?? I tried explaining again I do not have any late charges so it should not be a favor. They should correct their error. He said he submitted my request to waive my late fee to his support desk to take care of it.
I have a feeling come 12/1 I will be calling again wondering why I owe two late payments of $10.98 and why my additional $9 was never put back into the principal of my loan. Stay tuned!

Ocwen Loan, LLC acquired our loan in October 2012 from another crooked company called Bank Of America. We were not even aware that our loan was being sold; however, we were made to pay astronomical fees and charges to Ocwen in order to get our loan in good standing with them. We made progress with them only because when we were sold to them our attorney represented us. So on October 8, 2013, we asked them for a pay-off amount and to also state how long that amount was good for. We were sent a payoff quote in writing dated October 10, 2013 that was good until November 8, 2013. So on Oct. 31, 2013, we sent them a certified over night cashier’s check in the exact amount of the quoted payoff. Ocwen received the check and date stamped on Nov.1, 2013 seven days before the quote expired.
Then on Nov.5, 2013, they sent another quote (after accepting the check for the first quote) which was almost a thousand dollars more than the original quote. HUH!!! What kind of business is this?!! Then on Nov.18, 2013, they sent the check back to us stating that it was unacceptable due to insufficient funds to satisfy the payoff quote. When we contacted them to ask why since the original quote was still good for seven (7) more days plus we sent what was quoted to us by OCWEN, after being transferred 3 different times, speaking with 4 different agents, we were then told that they would investigate and get back to us. Guess What?!! Did not hear from them. We called back and was told that our property taxes were due in December and that they went ahead and paid them so we owed for that which is the reason for the new payoff. WHAT?! Why would you pay our taxes after the loan had been paid in full on November 1, 2013 and what date did you pay it? Was told that they sent tax funds on Nov. 6, 2013 so we asked them to send to us proof that they actually paid our taxes. Was told that they are emailing that info to us as we speak. 3 days later, guess what?!! Still no email from Ocwen (and no call about what's going on).
Called them again on Nov. 19, 2013, was told by yet another agent that the tax check was mailed out and they are expecting us to pay for it. WE called the county tax office on Nov 20th and 21st which is 13 days later, but Guess What?!! Tax office have no record of having received any money from Ocwen to pay our taxes. Called them again and asked for a supervisor, was put on hold, after a few minutes the agent came back on the line and said that no supervisor was available and one would call us later and the reason they paid our taxes was because they had no way of reaching us. WHAT?!! No phone number, nor our attorney's number either on file, not to mention mail service too. These people are a complete JOKE and we have retained another attorney since discharging the first one (because we believed all was resolved back in March 2012 involving this nightmare of a loan).
This is the worst bunch of rip off crooks we have ever encountered but they will be held accountable in a court of law. I think we all need to get together somehow and take these crooks to court for their unlawful practices which they seem to have been getting away with. BUT NO MORE, they have met the "right ones" now! See you in court, LYING, THIEVING, NO GOOD UNLAWFUL OCWEN! We definitely have legal merit regarding our nightmare with OCWEN!!! YOUR DAY IS COMING SOON TO COURT ROOM NEAR YOU!!!

Ocwen took over my loan from GMAC. I received a payoff statement dated 8.19.13. I paid off the Total amount, but they kept sending me statements and notices on how to avoid foreclosure. They cashed my check on 9.18.13, but said since it was not an official bank check or cashier check, it did not count, but refused to return my money so I could have it resent via bank check. They said I would need to send an add'l $419.21 to avoid foreclosure proceedings even though I had paid off the loan IN FULL. After I have sent the 2nd check in the form of an official bank check from TD Bank, they are still sending me statements and saying I am in default. I keep getting routed to India when I try to resolve by phone. Every agent gives me a different story. I have my bank verifying that they have processed my payments. If this is not resolved one week from today, I will report Ocwen to the FDIC, SEC, my state governor and congressman. I will also be looking at legal proceedings against Ocwen.

I had a home equity line of credit with Chase bank. The line of credit was paid in full in 2006. Chase 'sold' the line to Ocwen even though it was paid in full and all of a sudden now, I receive a statement every month with a $0 balance on it yet asking me for a payment of $0.00 each month. A lot of information is on the statements and we have enough real bills every month that I asked them three (3) different times to please stop sending these statements, each time I get a foreigner who tells me they will send me an opt-out statement to fill out. Are you kidding me? I freaking paid a loan IN FULL and still receive a bill every month for 0? This is ridiculous. They will not stop sending me these stupid bills, and I am being harassed for a loan I paid in full!

Continuing from a post I made last month which appears below. I have now been given three choices: foreclosure, short sale or deed-in-lieu, for the settlement. After 19 months. These were the original scenarios that they assured me I would avoid. There is an extra $144K now in past dues, and they will not negotiate. The property can support the required payment and they have all the documentation proving this. They always say it's the "Investor's" decision, that I don't qualify. If it weren't for the lates on my credit report from this loan I would. This company's resistance to negotiate and the ensuing financial hardship it has triggered played a big part in the breakup of my marriage and collapse of my family.
Posted 10/07/2013: OCWEN acquired my loan from B of A who received it from Countrywide, whom I refinanced with in 2006. Countrywide had me apply for a loan modification as I was behind a few months, then they failed. B of A took over and I followed their lead into more applications. Then B of A transferred (sold I guess) my loan to OCWEN who started over again. First it was HARP then HAMP. Turns out I was never qualified for either one of these. Now I am being considered for an "in house" modification, though there are no details about it and the layers of customer service personnel are of no help. Additionally, every month there are fees and penalties adding up at the rate of $4000 per month. I believe that OCWEN will claim these as profit when they foreclose, and that's been their intention from the beginning.
It's not fair that they lead me through these applications, duplicating what was done by their predecessor B of A and compounding the debt with their fees and penalties. It's been brought to my attention that they are paid by our government to do exactly this, putting our family home in jeopardy. Seems that it may get sold to investors, maybe not even citizens of our country, which is a travesty.

Still trying to get a loan modification, one year now trying. Unemployed for 14 months, now working at lower compensation. Getting denied, representatives are in India, cannot understand them. Will not answer any questions directly, talk in "circles". Even though payments were made on time, Ocwen marks them as late, charges late payments monthly, plus a property inspection fee. Requested proof of the inspection fees, they will not give me proof. Finally got a representative in America, questioned the property inspection fee, refused to answer. When explained what was told to me by another rep, she laughed. Cannot get any assistance, all reps speak in circles without answering questions directly.
Purposely put my mortgage in default status but payments made on time ruined my credit. Returned a payment, stating I was in default, and the payment was what was due, per the computer call, rep and website. Scared of losing my home, I am doing everything right. Ocwen lies when they say "keeping customers in their homes is the most important thing to them". They are just impossible to work with. They seem to be fraudulently inflating mortgage with excessive late fees, and property inspection fees, which I do not believe the service is being done. Why can I not get a modification??

My mortgage was sold to Ocwen and it has been a nightmare ever since. Not sure how they do billing but I seem to get a $1-$2 check from them some months. Their customer service must be based in India. First level customer service people are never able to help you. And I strongly suggest you look at your monthly statements. Just relived they signed me up with three 3rd party companies for what they call "Optional "services. Extremely shady and very upsetting. I wish I could unsell my loan to them. I would not suggest doing business with them.

We are filing a complaint against Ocwen loan. We were bought out in July 2013. We are 1800 short in our escrow. Our taxes have been paid through March 2014. We were bought out in July 2013. Our house payment with Chase was $1098 for 2 years on a loan modification. We have never had problem with Chase. We have faxed from Chase our tax county assessor's office in Omaha.. Our new payment with Ocwen is $1172 since they say we are short $1800. We are not paying it!

Just this month, my loan got sold to OCWEN. TODAY, I get a letter with the information about my loan and they have added a 10.88 cent charge called a "Collection Charge" to my account. WHY IN THE HE** are these people allowed to continue to be in business other than the sorry government regulation we have in the USA these days?

I contacted Ocwen about a delinquent tax bill I received, that they were supposed to pay. They kept saying "oh don't worry about it, we paid your taxes, just disregard." I kept telling him, the foreign guy, I know you are paying my taxes, it is a tax that was missed when my loan was transferred to you. I faxed over - one person said they had it, another didn't see it. This has been going on for months. Meanwhile my home was sold in tax auction. The guy who bought it just walks in saying he's my landlord! I kindly told him to leave, so Ocwen you have a pending lawsuit. Get ready!

I don't recommend PHH Mortgage co. because it is a lots of unprofessional people working for this company. We decided to contact them about 2 1/2 months ago and apply for a loan. We had in mind to apply for a conventional loan and we told them but they decide it to go for an FHA loan and I do not understand why they did it. But 2 weeks later, we receive a call and some e-mails saying we do qualify for a loan so we start looking for a house and during this time they ask us for tons of paperwork and information. It was so stressful but we decided it to continue with this process. During the process, they stay in touch over the phone telling us everything was going good.
One day, they call us telling us to be ready to go to the title co. to sign the papers and closed the deal and they call our realtor telling him the same. It was a lot of excitement thinking about signing the documents and moved to our home. They give a day and date to our realtor and to us but 3 hours before going to the title co., we received a call from PHH Mortgage co. telling us we do not qualify for a loan. Now my question is, why they did it that way and what can we do about it? Unfortunately, the home owner had a very hard time during this process. Need an advice because I don't want to make the same mistake in a near future.

I was transferred from GMAC with auto draft and then get calls from Ocwen telling me I am late when I had no idea who they represent. When I finally devote much time I am finally able to make a payment and (I believe) set up auto draft as that is how I pay all my bills. No auto draft and no contact so I try again 60 days later and they will not accept any form of payment over the phone or online(either credit or debit cards or direct draft from checking or savings). I am told I must go to some Western Union to send payment to some P.O. Box in Illinois. I am 54 years old and have never dealt with such a company that seems to be in business to attempt to ruin credit and create default or late fees only. I have had no other credit issues in at least 20 years but somehow can't find a way to pay these people or figure what their company business model looks like. I am not normally a big fan of class action lawsuits but this should be pretty easy for some group to help get some relief from this Actually evil company!

OCWEN assumed my loan servicing from GMAC and does not mail monthly statements on a timely basis. I was charged a late fee when my statement was not received until 8 days after the due date and the statement was dated 1 day before the due date, not allowing sufficient time to process my payment before the grace period expired. OCWEN said the late fee was valid - accepting no responsibility for mailing the statement late. I reported this to the BBB and am considering also filing a complaint with the FL Office of Financial Regulation. I'm so sorry so many of us are having so many problems dealing with OCWEN.

Ocwen took over my loan from GMAC Mortgage. I was sent a letter saying that my auto draft payments would switch automatically. On Sept. 21st, Sat. 8am, the phone woke me up and it was a company called Ocwen that proceeded to tell me my mortgage payment was late and they wanted payment NOW! I said, "You have the wrong person" and hung up. After waking up a little better, I realized this is the company that took my loan from GMAC and decided I should call them and find out what was going on. I reached their call center in India and they confirmed that my loan was past due. I said, "How can that be when I have for the last 12 yrs. been set up on auto draft?” (Never been late and always pay all my bills on time. Great credit!)
After a lengthy conversation overseas, I had to give them my bank information all over, make a phone payment and reset up my auto draft payments. They told me the first auto draft payment would take place Oct. 1st. Well, Oct. 1st they double drafted my mortgage and I ended up bouncing checks, calling my bank to cancel the old setup with GMAC and calling Ocwen (asking for someone in the USA) to give them a piece of my mind. Ocwen assured me this would not happen again. I called Ocwen again Nov. 6th to make sure they were only going to take ONE payment because none had showed up on my bank account yet. They assured me that it had already been done - it just hadn't showed up on my bank site yet because the first fell on a weekend. . yata yata yata. So I said fine and forgot about it because I do have other things to contend with in life.
Yesterday, I get a LATE notice saying Nov. payment is late. Spent half my morning once again trying to correct this issue. No one there cares about you. They give me the same story over and over again, they don't have a clue how to solve a simple issue and there is NO customer service. They actually had the gall to tell me they'd wave the $19.50 for taking payment over the phone - that they didn't auto draft!!! They show me as a person that pays late, they've cost me bounced checks, hours of time on the phone and hopefully they haven't messed up my credit report. Ocwen is the worst run company I have ever dealt with.

My Indy Mac mortgage service was transferred to Ocwen 1 week before the payment was due. Bunch of paperwork, but came with a pre-addressed payment slip and envelope with no payment amount (I know what I owe monthly). I sent my payment a few days before it was due. Because the transfer was to occur on the 1st, I wanted to make sure they had my info before receiving my payment and I had a 16-day grace period so I didn't worry. It is now the 14th and they say (with a hard to hear Indian accent) that they still haven't received my payment and that it must be the fault of the US Postal Service!! I explain my disbelief because Indy Mac always posted my payment in 3-4 days of me sending it 2000 miles away. The address for the Ocwen center is in the next state over. I was told I should stop payment on the check! I explained that this was BS and that it was obviously a problem on their end being new to my mortgage. He said I could make a phone payment now but if my check should arrive they would attempt to cash it anyway.

Two loans purchased by Ocwen from GMAC. From there all downhill!!!!! Late payment fees for on time payments, horrible customer service (India), can't pay online (sometimes), accounts closed? and on & on! Stay away if you can! & I hope someone files a lawsuit soon!

Dana **, Agent for the Office of the Attorney General, Bureau of Consumer Protection (21 South 12th Street, 2nd Floor, Philadelphia, PA 19107) is investigating my Complaint to have OCWEN Financial Corporation investigated and prosecuted for fraudulent and deceptive business practices, misapplication of customers funds, placing illegal insurance which causes delinquency, charging unjust late fees, inspection fees, and appraisal fees, obstructing refinancing, refusing to identify a mortgage holder, and harassment for more than 500 collection calls during which the account was paid on time every month! I am confident that Agent ** and the Pennsylvania Attorney General’s Office will take action!

We applied for a loan modification around the Month of May. It was approved for three month trial. We complied with the trial and we were told they were preparing the final modification paperwork. In the mean time, we have been double tracked. Ocwen has been sending letters about our late payments. The last letter we got from them said we need it to send them $8000. At the same time, we got the final modification papers. This happened this past Thursday or Friday of Nov 7th or 8th respectively. We had the agreement notarized on Saturday and were preparing to send it today. We read the paperwork one more time to make sure all was in order. To our surprise, the agreement had to be returned early October. Yes we got it a month late. Ocwen was contacted to find out what was going on. They said they have not yet sent the final agreement. To add, we found that MERS assigned our DOT to the trust in June of 2013. This should have had happened in Nov. of 2005. Per the PSA agreement, I do not even think MERS had the right to assign the DOT. The loan should be VOID per New York Law.

Ocwen bought my mother's loan from GMAC and like so many it has been a nightmare. From having to make multiple request for proper mortgage documentation to a "lost" payment that still has not been made accounted for. We asked where did the payment go. We were told it got lost during the transfer between companies (an answer that took about 90 days to get). Needless to say we were not satisfied with that answer. Our faith has been shaken badly and as a senior on a fixed income, my mother does not need this headache because every cent counts. At this point we are looking to go to a more reputable company. We thought we were all alone in this quagmire until I started doing some research. Please help.

We bought our house about 2 years ago. Our mortgage was sold to PHH about a month after we closed on the house. My payment is taken directly from my bank account. They are now calling telling me that I have not made November 2013 payment, in which my bank shows they took the money out on Nov. 4th. Now mind you, the loan is in my husband’s name, and since he is in the Army, he is now out of the country and not so easy to reach. PHH will not talk to me, even though I have a POA. The only thing they will tell me is that my loan is past due, and the amount that they tell me was due is more than what my payment is supposed to be. I ask questions, like how they can say that I haven’t made a payment, and why is the payment amount more than what it is supposed to be. And they say they cannot bring up the loan information and to have my husband call them. I already told them that he is not in the country. After 45 minutes of arguing back and forth with someone who barely spoke English and refused to transfer me to a supervisor, I hung up. I am so ANGRY!!!!

Our home loan mortgage was just purchased from IndyMac Bank. We received letter of notification by mail stating purchase from IndyMac with no details of current amounts due or monthly payments. Nothing sent in mail regarding any amounts due or continuing monthly payment amounts. I then proceeded to check website for Ocwen - I created account for log on. Much to my chagrin, amount for monthly payment indicated by my loan number was twice the amount of my normal monthly payment with IndyMac. I then proceeded to call the 800 number indicated. A man answered the phone and could not at all understand my questions, nor I him. (The call center is in India.)
I inquired regarding the amount discrepancies and was told amounts were indicated when Ocwen bought the loans from IndyMac. I informed the man that as having a modification, terms and amounts cannot be changed due to their discretion. I will send the amount of my normal payment as usual to Ocwen. If rejected or Ocwen states new amount of monthly payments are now changed, I will sue them in court. I have since made four more attempts at communications with reps but get different answers from each. And not one of them can explain fees and charges due. By far worse than Bank of America or Wells Fargo.

Decided we couldn't stay in home due to upcoming changes in income and medical issues. Home $50,000 under water. Voluntarily walked away in Aug of 2011. Ocwen is first mtg and had a $40,000 second mtg. Had filed bankruptcy in 2007 - Chapter 13 repayment plan. Discharged October 2012. Sent dozens of letters & emails as well as an average of 10 phone calls a month the past 2 years basically begging Ocwen to start foreclosure as house was sitting vacant (in Minnesota). No foreclosure as of yet. I figured a voluntary foreclosure would move quickly...not with Ocwen. No one ever knows anything. No one speaks English as first language so there is a huge language/understanding barrier -they are all in India.
Got word last week that second mtg was discharged with bankruptcy so unless we sell house, we never have to pay that debt. Now first mtg (Ocwen) is affordable for us...especially with family member paying rent for a room. So... just requested a modification. Asked that they lower interest rate, lower principal a bit since under water, and waive penalties and fees. I'm dreaming... I know. Figured it was worth a try. The fact that Ocwen has yet to foreclose and i'ts been 26 months already gives me little hope of a swift modification.
I have never dealt with a more frustrating company before. No one ever knows anything. They set you up with a relationship manager and they know even less than the rep answering the 800 number calls. Makes me crazy. So if the modification falls into my lap that's great... but I will not waste anymore of my time and energy fighting with them to get it done. I don't need anymore Ocwen aggravation. I would rather leave the house behind.

I was in the process of a loan modification with HSBC. May 1st 2013, HSBC transferred all loans to PHH. My 1st letter from PHH was dated 5/6/13, "Sending this letter in reference to your application for assistance. I am pleased to be your designated case mgr... I am your single point of contact throughout the review process. My direct # is...” Problem? No name was given and no, it was not a direct #. “Our team rec'd your foreclosure prevention assistance. Prior attempts to obtain info from you were unsuccessful.” They just took over the loan May 1st; no prior attempts were made. Then it states my foreclosure date is 1/4/2010. Problem? Do they not know it’s 2013?
May 7, 2013 next letter: “Thank you for your interest. A prelim review of the docs indicates supplemental info is needed to process your request. Which was two (2) items.” Then it states, “If the 4506-T is needed and you need another copy…then there is the IRS website.” Problem...if it is needed? Not listed as one of the two items requested and how the hell do I know if it’s needed? They never sent me a "copy" so I assumed it's not needed. Point of contact was never mentioned.
Next letter dated June 13th: “Now 7 more items are needed and have 10 days. WARNING SAVE/COPY your envelope, this company tends to mail the items well after the date on their letters.” It was postmarked the 18th and sent to a mailing address for HSBC. I had approximately 2 days to reply which I did. Again, no point of contact named or a direct phone #. Next contact was a phone call from a Ms. ** on Aug 14th telling me to send my documents in as soon as possible a letter was sent to me on Aug 7th. I have no idea what the hell she is talking about. I went to the wrong address, there was nothing.
I went again on the 17th. There is my letter dated August 7th but was not postmarked until the 13th. This time it is 9 items being requested; most they rec'd already and now the IRS form 4506-T. Yet, they sent no documents to fill out. Appears they don't like to send documents. I downloaded documents from the internet and faxed their latest request. I found an HAMP application filled it out and faxed that as well (was not requested to do so by PHH). This letter had an e-mail address which when I tried to e-mail it came back. The letter also had a typed name at the bottom, Ms. **, yet a Ms. ** contacted me on the 14th?
Next letter dated Sept 24th, I was denied the HAMP loan. This one says, “I am pleased to be you case mgr. I am your single point of contact.” Again no name no direct #. It further states, “We will work with you to explore other options. If you have not completed a financial assistant package or supplied the required documents, it is very important you do so; we have enclosed one for you.” No they did not. Since I rec'd this on the 27th and due to the time difference of New Jersey I called on September 30th and requested the packet. Two days later, I come home from work and the trustee sale of Nov 4th was plastered on my door.
At the end of October, Ms. ** left a voice-mail message wanting to know what my intentions were? No one bid on the house, now it is PHH's. I was not aware of this company's business practices let alone the violation of the homeowner bill of rights effective 1/1/13. I was never given or denied a modification loan and per the September letter still believed it was in progress. I read the horror stories and someone wanting to do a class action suit is a great idea.
If you know of any California resident that has PHH who is also a victim of PHH, have them contact the attorney general's office, file complaints with all known departments. They violated our rights and law; they need to be ran out of business. Those of you in other states, check the laws to see if you are protected and file, file, file complaints everywhere. These are horrible stories what they have done to people.

I lost my job due to a worker's comp case and was unable to make my payments to PHH. My husband and I were trying to live off his disability but it wasn't enough and I was without pay for about 2 years. I contacted them for help and they sent to a bunch of papers to fill out for a modification which I did. It was a nightmare and when I would call to check on things, they were rude and didn't try to help me at all.
I was finally told they would not help me. I got behind on payments but finally found a buyer. I found out when checking my credit that they had sold my mortgage to Fannie Mae which I nor my husband knew anything about. I would never recommend this company nor use them again. I think they had no intentions of helping me with a modification when they sent out the paperwork. I was never behind until I lost my job. I would like to know how them selling my mortgage will affect me buying another home?

Before my father refinance his houses, I was in the loan of the property. But my father refinanced the the property with Ocwen Loans and he didn't include my name anymore b/c my credit was not doing that good... I look @ my credit report and is showing that I have a mortgage with them. I never signed any legal document. But Ocwen Loans decided to add my ssc as owner of the property. But when my father sign his document, he didn't need me b/c I was removed from the loans. These people are bunch of pigs b/c they are messing up my credit report.

Recently we sold our home. Mind you our mortgage was not held by Ocwen. We were good to close Oct 31st. Then our title company notified us there was a lien on our mortgage. Our neighbors had taken a loan out on their home in 2003 and Ocwen handled their mortgage now. They had overlooked the fact they had placed our lot number on their DEED.. Mind you this has been 10 years.. They will not contact me regarding the matter after several faxed correspondence. Their email notified me I was contacting the wrong address. So being helpful they gave me their customer only email to contact. The run around game.
I made it clear I was not a customer in my correspondence. I am an innocent person who only lived next door to their loan customer. This company is incompetent and unprofessional, and very unaware of the seriousness of this matter. Their loan could be sold for 1.00 by my neighbor and they would not have to pay off their 136,000 loan and the interest they would make over the next 20 years owed on the loan. So I feel so sorry for those who have to deal with this uncaring and incompetent mortgage co.
This has placed a hardship on our family, my 81 y/o mother. All our belonging were placed in storage, more payments and extra expenses we have incurred. I intend to follow with legal representation. This is their mess and we are paying for it.

Once again I am posting and have read even more horror stories! JP Morgan did a Mod and government forgiveness, locked at 2%. 1st payment - Chase called to inform me the loan had been sold, make the payments to Chase as the files are being transferred to Ocwen. I have been making my payments and payments have been lowered then raised (???) with STILL no paper work, months after the fact now. WHERE IS MY PAPERWORK????

I have a home in NORTH CAROLINA. After paying on it, for over 25 years never one late payment, my husband passes away. My home now, paid in full, has been picked up by OCWEN?? THREATENING LETTERS, PHONE CALLS all hours of the night day even at work?? What can I do to stop this company that does hardly speak any English at all. Now they have my home from 1986 at a price of over 2 hundred thousand dollars with it listed as foreclosed! Recently I filed my insurance for vandalism. Because the contractor did not put the total of amount of work, OCWEN refuses to pay even half of the work that has been done? DOES ANYONE KNOW WHO WE GO TO HOW TO FILE A COMPLAINT ON OCWEN??

My mortgage was sold to them this summer by GMAC. And ever since then it's been a nightmare. I've been paying this mortgage for 8 years with different companies (as it kept on being sold), and never had any issues. Ocwen started off with a dozen threatening letters that they don't have my home insurance info, and they need proof, or else they will purchase one (much more expensive) for me and make me pay. I sent the proof -emailed, faxed, filled out a form they provided online. I got a confirmation from them by email that they received and processed my insurance info, then I got a letter confirming the same. Well guess what? This was at the end of September. Now is November and I received a certified letter from them stating that they have NOT received any proof of insurance and therefore proceeded and purchased one for me!
I called them immediately and was told to just disregard the letter as it only pertains to those with escrow account, and as I'm paying myself I shouldn't worry. But still need to fax proof of insurance to them or else... I told them that I've done so and received the confirmations already, and how I can be sure that they will not go ahead and just bill me later, claiming that they never received. I was assured it will never happen. Now reading all the reviews on here I'm really scared. I'm convinced that they're intentionally doing this. Yes, all the calls are answered from India with people speaking bad English, and it seems like they are trained to lie and mislead. Never in my life have I experienced such a horrible and rude customer service.
I don't want to have anything to do with this people and just applied with my credit union to refinance. I was told by the agent that in my case it doesn't make any sense to refinance. I owe 70K at 3,125% interest rate and I've been paying out the principal fast. I was so happy and proud of myself, since I'm a single woman and only 12 years in this country with no family. My credit is excellent, I never was late on this mortgage, paid my insurance and taxes on time, and now I have to dish out 2500 (probably more) to refinance when I don't really need to. I was doing just fine. But I suspect I might lose much more if I proceed with Ocwen. Now I'm praying to God Almighty and all the saints that the refinancing will go smooth and Ocwen won't falsely report any late payments to credit bureaus, etc. (the experience other people had). This is really frustrating and sad that honest and hardworking people have to go through this.
What can we do? Something has to be done about this company. They are true criminals! They don't deserve not even 1 star, more like minus 100.

As a customer of Ocwen I have fallen behind in my payments over the past year, paying after the 16th of the month. Ocwen has proceeded to charge me a property evaluation fee just about every month that I have gone over my grace period. To have to evaluate the property every month seems to be a method for Ocwen to increase their income and has nothing to do with actually valuating the property. When asked to see the property valuation, I'm told that it's only for internal use. Well if that's the case I should not have to pay for a service I can't use, let alone see myself.
Also Ocwen charges for certified mail that I have never received nor signed for, with a charge of $6.53. I have this charge listed four times on one date. This is outrageous and needs to be checked. With Ocwen currently growing at a rapid pace, I'm certain we will be seeing more complaints from a company that is spiraling out of control.

Ocwen Loan Servicing took over my mortgage from Homeward... not sure why... I have excellent credit and we pay on time monthly and always have. The interest rate of the loan is 6.99%. We purchased this when the economy was at the best paying why too much for the condo. We hired a lawyer to conduct services with Ocwen to see if the interest rate can be lowered and to my knowledge this can't be done and Ocwen will not lower the interest rate. All I get from them is to refinance the home. Oh but wait THEY DO NOT REFINANCE, is what the rep has told me.
This company is in INDIA and they, in fact, do not even know about Social Security and what it is. They have asked me for documentation (the same documentation more than once regarding social security) over and over. We are trying our best to get out of the Ocwen Loan Servicing Company for they do not understand what is going on with individuals and do not even know what is going on within your account. The communication is null and void within the company. I have spoken with a rep and told him that if we do not qualify for a HAMP loan or can't lower the interest rate so that we can afford our home as we grow older, then STOP sending the letters over and over saying why we do not qualify and give us information to move forward to lower the interest rate.
The response that I get is talk to another person that is assigned to your account. Now if they can't lower interest rate on good credit standing then Ocwen needs to quit sending letters and give information on ways to lower interest rate. Here is what I get from the rep, "You pay your loan on time and you have assets that you can pay your loan in a timely manner so you don't qualify." In other words you have to be dirt poor and not pay your payments to qualify for the Presidents break in refinancing your home if you are over your head in your home mortgage.... go figure.

Ocwen Loan Servicing LLC issued a statement on my mortgage account showing my account as delinquent when it is not delinquent nor has it ever been delinquent during the time it was with GMAC/DiTech and since Ocwen took over servicing the loan. The false delinquent status of my account is keeping me from securing refinancing for this loan to get away from this horrendous company. I am also receiving debt collection calls from Ocwen's bill collectors who are incapable of understanding that I am on a biweekly direct debit payment plan and that is why there is not one payment in full by the due date each month.

There definitely is a language barrier. It seems like they only stick to the script, making you answer questions that are not relevant. I called to see if they had my delinquent tax bill info (that they should have been paying all along) with escrow acct, but they kept telling me it's taken care of while I'm looking at the past due amount, which I faxed over. They are the worst and they say your name at least 15 times during phone call not resolving the issue. Taxes still unpaid.

My loan was recently sold to Ocwen Bank from GMAC. Earlier this month, I received a pre-foreclosure notice from them. I have been calling them for several months now for a solution to get the mortgage payments caught up. Unfortunately I am going through a divorce and trying to do all of this on my own to save my home. This month, I attempted to make a payment online. My account had been locked out. They said I needed to send certified funds - cashier's check, Money Gram, or Western Union. No problem. I attempted to pay twice using Money Gram's online system. The payment was rejected by Ocwen both times. I called back and she said I need to go to a payment center.
I went to a Money Gram center and made the payment. The money came out of my account almost immediately BUT it never posted to my account. Ocwen says they rejected my payment but Money Gram says they still have the funds and are unable to refund me until they release it. Then the customer service rep says it will take 5 more days to release. Are you kidding me? I finally asked if I could speak to an American representative and was told that would not be possible. They are unwilling to work with me. I have to provide the same info over and over. I am making plans to vacate the property. Based on what I am reading on this site, it is unlikely this will be resolved by Ocwen. Some of their activities seem illegal. I am curious if any agency in the US is monitoring this activity.

Ocwen took over my mortgage from American Home Mortgage. Letters came written in such a manner suggesting that I was in foreclosure as a foreclosure agent would be in touch with me shortly. All calls came from service centers in India. When I respond to the calls they ask me to provide my SS# last four digits. The information they give on why I got the letters varied from rep to rep. I did get calls daily. After many hours on the phone with these people, I was assured that I would be taken off the list of daily calls. Every time Ocwen called, we went over same info... No, I am not in foreclosure, I am paid a month ahead, why am I getting calls. For two months, this went on... I finally made the no call list. Then they want me to fill out a form as they need to make sure my info is accurate. I have asked for copies of my original loan documentation... This was last June... I am still waiting.

Ocwen Loan took over my account from GMAC two years ago and each year I received a notice from my insurance company of nonpayment from Ocwen and each time I had to call them to let them know they were responsible for paying my taxes and insurance from my escrow. Now I just received a letter requesting me to fill out a W-9 to verify my information and send a copy of my social security card and all the rep could tell me was they needed it to verify who I am. Yet you have to put your last 4 of social when talking to them. I don't understand why they request what they already have and why I can't get a English speaking person. My insurance agent called them and was told the payment would be sent FedEx overnight but it took 10 days. My insurance was cancelled but then reinstated. I hope this won't become the norm for Ocwen.

I first had my mortgage with GMAC lost my company 35 strait trucks due to economic collapse. Finally, got a decent paying job and GMAC did a loan mod that was decent. I had a recent hardship and missed 2 months. Ocwen can't speak English I understand. In 2 days, I will be past 90 days which they will start foreclosure proceedings. They won't give me any leeway whatsoever. I even told them I can make back, back payments and get caught up. They insisted that I give them my routing and account # Ha ha ha, yea right.
I am not paying GMAC defaults on a 12-billion loan from our tax dollars and they are going to treat us like peasants. PISS ON THEM!!!! I am bank rolling all my paychecks, buying property in Texas and will be building a home on land I own, Invest in solar panels and water tanks and composting toilet. I am investing in my family, this time not some fake dream the banking industry has been selling us under the guise of "The American Dream". You want to hurt them, look up property Texas. Don't pay your mortgage, hold out as long as you can and at the last minute file for bankruptcy. I plan on living here, saving my money until they tell me to leave at gun point. I say I am good for at least 3 years, projected savings, $125,000, cost of average lot in Texas, $5999.

Have been trying to modify my mortgage to a lower interest rate so I can afford my mortgage and keep my home. Have never been late on a payment, even doubled up some months, then I lost my job. I was "granted" a forbearance program. I made every payment on time, but I was charged a late fee every month, plus a property inspection fee. When I question the inspection fee, I am told they hire a "preservation" company to drive by my home. I asked for proof of these "drive by's" and they cannot or will not give them to me. I asked, “Since I have to pay for this inspection fee, I want to see the inspector. I want them to stop by and knock on my door at the next inspection.” Ocwen says that cannot be done.
I have been denied a modification twice. The letters of denials state one reason, and when I call, I am given another reason. I have appealed the denials in writing, and no response. The customer service representatives are not helpful, and very difficult to communicate with due to language accents. This company advertises they are available to help their customers keep their homes - that is a lie! They are difficult to work with, and tack charges onto my loan.

Terms In the 2nd month of a modification with JP Morgan Chase, my loan was transferred, sold (?????) to Ocwen I made my last payment to Ocwen sealing the deal. OR SO I THOUGHT!!!!! Now they, Ocwen, is telling me (I have all paperwork) I have to go through their process. They have been/are trying to raise my % rate as well as I have no contract from them. Just calls and foreclosure letters (?) based on the load before the mod. With JP Morgan Chase. Ocwen said/told all by phone. I've been told to make the NEW lower payment on the 1st of November. With no paperwork in my hand (??????) showing me what the terms are (?) AND by the way I have/had a CONTRACT WITH CHASE!!!
So how is it I'll now have to go through their modification (?) for 1 year. AND they can just tell me too bad about my contract with Chase????? Is anyone having this problem???? Last, how is it Ocwen wants to raise the % rate and lower the payment? How does that work? I took math in school. If your loan was transferred in the last 5 months from Chase to Ocwen, I would really like to talk with you!! What these banks are doing cannot be on the up and up. Everything is by phone, or they want to email. I need legal paper work!! They also canceled my INS but that was in my payments, no INS 6/7 weeks where is that $$$$$?? Where is my escrow money???? And What about my contract with JP Morgan Chase??? Chase is telling me they have no paperwork as they sent it to Ocwen????

Ocwen Loan Servicing just purchased our mortgage loan and deducted our October 2013 mortgage from our checking account twice. Three weeks of calls have produced NO RESULTS and every time we call, we are starting over. They seem to keep no records of our calls or this problem, and show no interest in resolving it. We are at the point of considering this criminal theft. Our next calls will be to the police and the press.

I lost my home a year ago from Ocwen! I called them every day with questions about my paperwork they claimed they never received. I paid to send stuff through our local fax company and they still claimed they never received it. This went on for 6 months until one day I called and they said, "We are sorry, your house will be in a sheriff auction. There is nothing we can do!" I could not believe this happened. I called everyday. I sent stuff everyday. I re-sent, re-sent and nothing. Plus when I called, I could barely understand the people I was talking to because of different language. I have a family of seven. This was so hard on all of us and I feel like they didn't know what they were doing. Does anyone know if there is anything we can do about this?

I have to sell my home and after it being on the market for over 2 years, decided to do a short sale. I have a buyer and have submitted all the paperwork Ocwen required. The buyer made a good offer and Ocwen countered. The buyer accepted the counter offer. The problem is when I signed the loan many years ago, I used my nickname when I signed because I was using it for everything including pay stubs, bank accounts, and tax returns. I at one point decided to change my driver's license over to my nickname and was informed I could not and needed to use my given name since that was what was on my social security card. I started using my given name.
Ocwen keeps asking for a name change affidavit and there is no name change with the courts. I have written to them twice explaining that the two names are one and the same person. Their last response has been that they closed the "books" on the short sale because I did not provide the affidavit within ten days and if I wish to pursue a short sale, I need to submit the entire package again which would be about the fourth time. I talked with the relationship manager before the ten days were up and explained that they had 38 pages of documents including my explanation of the two different names. She said she made notes to document everything and sent it to underwriting. I had my Realtor email them about the discussion the relationship manager and I had and that they have everything they asked for. Some emails will be sent to my Realtor with both my ex-husband's name and mine, then others are sent referring to just me. They don't need anything from my ex as he signed a quit claim deed and the divorce decree leaves me responsible for the house. It seems they are searching to see if there is any money they can get. If I had any, I would have paid my mortgage every month and not be in this position.

My mortgage was recently acquired by OCWEN from GMAC Mortgage. I had been with GMAC for about 8 years. I had no problems with making mortgage payments online with GMAC. When OCWEN opened up a new website, I began having problems with logging in and working with my mortgage account. The first time I tried to create a new account, I had difficulty. The second month, I could not log in at all. I have memorized my password. I use it all the time at work. It eventually locked me out. I tried to reset my password using their online instructions. They were supposed to send me a new password, but it never came in my email.
I contacted tech support. I got a foreign Indian person. He confirmed my email address was correct. He told me I had to email tech support to resolve the problem. They emailed me stating that it would take 72 hours before they could respond. I have yet to be contacted by their tech support. The website now says I have no account with them. I contacted the BBB about this company. They sent me a letter saying they have not gotten a response from them. I have also contacted my state's banking authority and filed a complaint. They sent me a copy of a letter they sent to the banking authority. It sounds as if they are trying to blame me for the issue.
I have certifications in I.T. I know my way around computers. I feel that this poor service is deliberate. I have read multiple problems with this company. It appears they are bent on making as much money for their shareholders by any means necessary. I think they received praise for taking on a lot of bad loans, but what is the motive. It looks like they see a way to take advantage of people in trouble with their mortgages. People with bad credit are always preyed upon. I make my payments on time, but I feel that I may also be a victim of some bad business scam. If anyone has any suggestions, it would be greatly appreciated. I am trying to document what is happening before they try to screw me.

Totally incompetent. I am choosing to write a review as others have warned on here about their poor customer service and failure to close accounts when paid in full, as we are dealing with this right now. Our GMAC HELOC was sold to OCWEN. We sold our home and paid off the loan. We should have known something was amiss when our real estate attorney handling the sale of our home told us they were one of the worst companies he ever dealt with in getting pay off amounts, etc. After receiving our pay off, OCWEN requested that we send a certified, notarized letter if we wanted to close the paid off account. Why would we keep a HELOC open on a house we no longer owned? We sent the letter promptly, as we were in the process of buying a new home, though the sale of our new home wasn't contingent on the sale of our current home.
After nearly 3 months, OCWEN has yet to close our account and refund our overpayment. They acknowledge that they have received our notarized letter and that they are in the process of closing the account, though they cannot tell us when they will actually close it. Now, we are preparing to close on our new home and up pops a red flag that we still have a HELOC open on a house we don't own. The new lender is requesting evidence that the HELOC is closed, which OCWEN won't give up a closure date. To top off the OCWEN incompetence, we just got a "past due contact notice" that we have made a payment on our PAID OFF HELOC since September (we paid off the loan and sent the request to close in August) and we owe them interest on the loan and late fees. WHAT? How do you charge interest on a loan that is paid off and shows a balance owed of $0???!!!! I will be very happy to be rid of this company and their complete incompetence.

Ocwen bought my 2nd mortgage form GMAC. I have been keeping up with my payments with no issues until I tried to pay it off. I even send in the interest owed for the month via USPS express service and bought a bank cashier check. The cost of the check and the express service cost almost 10x more than the interest owed. They never debited my account and could not find the payment. I spoke to somebody from India who I had a lot of trouble understanding but never was able to resolve the issue. Then a week later, they reversed my pay off amount for no reason. This is one lousy and worthless company to deal with. DO NOT OBTAIN A LOAN WITH THEM.

My husband and I had a cabin in North Carolina and the mortgage was with Homeland. My husband passed away on Sept. 4, 2012 and I couldn't afford this home so I filed for a deed in lieu with Homeland in November of 2012. I filed all the paperwork and it was supposed to close in February. A week before it was to close, Homeland sold it to Ocwen. I call Ocwen and they said they didn't get the paperwork and I had to start over. So in March I filed all the paper work out again. When I got it back, they had taken my husband's name off the paperwork and I call and told them they couldn't do that, they had to put his name on it and I would be deceased on the paperwork. Then they did and I filed the paperwork out and faxed it to them on March 13, 2013. Then they said I had to get everything out of the house and make sure it was clean because they had to have people go and appraise it and they would let me know if I would be approved.
I did that in April and told them that I wasn't living there and I would have my friend let them in. In June they told I was approved and that their lawyer was sending me paper to fill out and also have my homeowner's association letter sent to the secretary and have them fill out the paper, that they didn't want to buy the house which I did. I filled out the paperwork and send it in the envelope that they sent me to send in with and the secretary sent in their paperwork also. They told me they received her paperwork but not mine and since they didn't get it, my deed in lieu is cancelled. They are now sending me foreclosure notices and want to know if I want to start a deed in lieu.
So I called 4 weeks ago to start another deed in lieu, and was told I was approved and still hadn't heard so I called back and was told I was still under review, but my friend called me from North Carolina and said that someone was at my house and that now there is a No Trespassing sign on the house. I want to know if they didn't receive my paperwork for the first completed deed in lieu, how did they get in, because in that paperwork, I sent my husbands' death certificate and all the keys to my house and the only other key is my friend's and she didn't let them in. I am really tired of Ocwen. I don't think they are trying to help people. They are trying to help themselves and they should have people in America helping them, not in a foreign country where you can't understand them.

GMAC Mortgage, the original lender on my home for 8 years, informed they were getting out of the mortgage business and transferring all mortgages to Ocwen. I recently changed my homeowner's policy & Ocwen charged me for fire insurance saying they did not receive notice of the new policy from my insurer. I sent Ocwen a copy as an attachment in an e-mail response. I checked with my server and they indicated the attachment went out with my email. Ocwen responded they did not receive an attachment along with information, LCC Servicing is a debt collector.
I do not owe any missed payments. I have good credit. I have been instructed to fax a copy. I'll go to Kinkos or somewhere & fax a copy. I have very little trust in this firm. After reading others' experiences with Ocwen along with the poor reputation debt collectors in general have, I will look to refinance to get out of my relationship with Ocwen. Hopefully, Ocwen is cooperative and a nightmare does not begin as others have posted on the internet. So far, the consequences are I have been charged a little under $800 for insurance I already have in place and the hassle of contacting my insurer again to fax information along with me locating a fax machine to fax.

OCWEN GOT MY MORTGAGE January 2013. Apparently they bought it from Homestead Mortgage. I had just been approved by Homestead, when Ocwen got my mortgage. To this date, October 17, 2013, I have faxed, sent certified mail, e-mail all the required documents, yet they continue to have foreclosure dates, one on my birthday, July 2. It appears no matter what I do, send, say, they continue to start the process all over again. I have significant documentation about all the information I have sent, as well as recorded telephone calls. Additionally, they assigned me an account manager, who I couldn't understand his English, and I'm a speech pathologist. Most of my time was spent asking for repeats, please spell that.
Additionally, I have received several notices via their website stating they have received all the documents necessary for my home modification. While stating in several weeks they will let me know of their decision. Every single time, I got no decision one way or the other. It was always, "YOU NEED TO SUBMIT MORE DOCUMENTATION." Also, they had men coming to my house at all hours, saying they were from Ocwen, but never having any identification indicating so. My renter and I were frightened, many times refusing to open the door, especially at 11:30 pm. Additionally, it's my understanding they are supposed to inform me in writing of any foreclosure dates.
I have never received an official notice of foreclosure, by certified mail, or otherwise. I was able to determine a foreclosure was impending, because so many law firms was busting my mail box full. Ocwen is Like THE FOX WATCHING THE HEN HOUSE. You know what happens when the fox watches the hen house. They are EATEN AND KILLED by the fox, in this case, an unjustified foreclosure.

I had a loan mod from Litton Loan. All was approved with lower payment & int rate. I was to skip next payment. Received no notice from them of being sold. Received letter the month my payment was due from Ocwen that I was in default & need to pay loan in full! Sent in all copies of docs from Litton. Cust svc SO RUDE & stated I had failed to send in a form to Litton to accept the mod. THIS WAS A DONE DEAL! Ocwen not working with me. Foreclosure filed. I had to file bankruptcy to stop this! Ocwen now sends letter they will try to do a loan mod. I'll be notified (I already had one from Litton!). Never heard back on this. Cust svc in another city states they know nothing about any mod being worked on. Faxed them a copy of their own letter many times. State they never receive copies.
One year later, they want to foreclose in 13 days. Receive letter from foreclosure attorney stating I have 30 days to respond. Send in response via certified mail, ask to see the orig note. Nothing from Ocwen stating sale date. Receive notice from other attorney for my bk business. It states sale date is 11/5/13, 13 days from first notice giving me 30 days to respond! I now must file another bk case to stop the sale & once again try to resolve this mess with Ocwen! I'm on SSI. Am on a fixed income & don't have any extra to pay court costs, filing fees, etc. I had a loan mod with Litton, which Ocwen should have to accept!!! I'm filing complaint with OCC (Office of the Comptroller of the Currency) & begging for help. I NEED HELP SAVING MY HOME FROM THIS SCAM OF A COMPANY!!!!

Ocwen informed me they took over the servicing of my loan from GMAC in September 2013. According to their records, a payment had not been made since June 2013. I am in a program with the State of Maryland (Emergency Mortgage Assistance) for the unemployed or underemployed. I pay my portion to the state each month and they cover the rest. The state has informed me that Ocwen has been paid. Ocwen says they have not and are talking about foreclosure. I have a appointment with my Lawyer tomorrow. I suggest anyone that sends Ocwen payments to make sure you keep all of your receipts. Glad that I did.

I started a modification in June of 2013. Every payment sent to them was lost every time, from June to August (my 3 month trial). They would call and harass me asking for it to be sent again (meaning a double payment). On the first occasion they had the money order and it was tracked as cashed and they claim they didn't have it. I had to pay to get a copy from the money order company and have it faxed to Ocwen. On the second one they lost it and I had to go to the bank and get a reprint of the money order and overnight the payment to them ($20.00 fee for me). On the third one they lost again and I had to pay (15.00 to have it sent express with a confirmation signature).
Finally when the modification was complete and approved in September they sent me a really good offer. I had the forms notified and sent them the first payment, which they received on 9/30/13 (this was to count as the first payment for 10/01/13, all the past debt cleared). One week later I received a phone call stating I need to send October's payment and the mortgage had went up $120.00 from my approved modification. This has been the worst experience ever with this company. I don't know who stands behind this company but they can not be human.

I have an automatic mortgage payment setup on my computer, so imagine my surprise when I was filing my mortgage statements that I had been underpaying my mortgage for two months. Ocwen Loan Servicing had added a Home Warranty Charge of around $54.00 to my account without my consent and I did not even realize this for two months. I immediately called the customer service line and was on hold for ten minutes before I could speak to someone to correct the mistake. The customer service rep could not tell me why this was added to my account and asked if I had cashed a check that was sent to me from the warranty service. I had not cashed anything and I asked Ocwen to send me a letter stating that this addition was a mistake. The representative said they would have it fixed, but could not send a letter or statement stating the correction had been made. I will see next month if the issue was resolved, but I find this activity to be very suspect and I imagine a lot of folks would just pay the additional amount for a while as it is a pain to correct the issue.

I tried to do a home modification three time with Ocwen. Each time we were denied. Was told that If I was unemployed more than likely I would qualify. Unfortunately we were still denied. My unemployment ran out, still Ocwen refused to help. March I was diagnosed with breast cancer. I needed surgery and radiation so now I am unable to look for work at this time and again we were denied any assistance from Ocwen.
Ocwen also told me that we no longer had home owners insurance even though I had paid it up for a year. I called to find out that I still had insurance and by this time I had already paid another $900.00 for insurance. Ocwen told me that I would be receiving the money back from the previous insurance company, but needless to say they kept the money themselves. This company needs to stop taking advantage of customers and misleading them (their slogan HELPING HOME OWNERS IS WHAT WE DO)...

I have had ongoing issues with Ocwen and one of the many is always having to speak with an agent in India or the Philippines, who read from a script and can't help with ANYTHING that isn't the basic. All they do is apologize and give you the run around. The other major issue is how they conveniently say my payment takes three weeks to get there. However, when I get a mail notification from the post office as proof, it magically gets there on time. It is a scam and they will find themselves in court over fees when enough people realize it.

I filed an application for a loan modification with OCWEN. I have tried for the last five years to do so with GMAC with no success. I sent the application in with all requirements, and a person hand written letter. Within a week I received a letter from OCWEN that they had received my application and it was being reviewed for processing. Two days later, I received a letter that my application had been denied. I made an appointment to speak with company and did so today. October 14, 2013. I did this because the letter instructed me to do so for the possibility of other options.
When I received the call it was from a lady who after some time talking to her I discovered that she was in India. Are you serious? She indicated to me that she did not have any options for me and the only thing she could recommend was that I sell my house. I asked her why my application for a loan modification was denied she said she did not know. She also stated that the owner of my loan did not participate in the loan modification process. Are you serious? Then why do you have that info on your website and take customers through this. She indicated that I had not made any payments and she did not have any record of payments that I have made.
Man that made me angry. I told her with no uncertain terms that I wanted first of all the name and address of who owns my loan, a detailed transaction report of all my payments, and I want someone from the US to call me and discuss my account. It is my intention with all the resources that I have to expose this company along with GMAC Mortgage Company. I want to hire a lawyer but I think from all the complaints that I see on this website we might do better by combining our minds and our resources. Anyone interested please email me at **. In August 2013, we paid off the mortgage to our house. The mortgage originated with GMAC. I have had numerous conversations with OCWEN and they keep telling me one story after another. Since I am a paralegal, I have filed MANY mortgages and in no way does it take 3-6 months. That is the story OCWEN tells me. I have checked the Clerk's Website and still our Satisfaction of Mortgage has not been filed. Last time I spoke with OCWEN, they tell me they are sending me an email they received from the Clerk's office. Our Clerk's office does not do that and I never received an email. I am losing a sale on my home because of OCWEN. OCWEN did not even file a Transfer from GMAC.

Well, we had to close out a few IRAs to stop the foreclosure on our home. They are still insisting on paying our taxes which increases our Mortgage payment but I spoke with the town and figured out the system so they should not be paying the town anymore. Yeah, Right. Now they are trying to pay our homeowner's insurance but the insurance company was more than willing to send the money back to Ocwen and said, "They are trying to screw you." Insurance company's words not mine. Also, a friend of mine has Ocwen but technically through USAA and USAA called them and asked if they want to refinance which really wasn't practical but when they told them my story with Ocwen, they said they are getting a lot of complaints and she thinks that is why USAA is calling and offering everyone that ended up with Ocwen to refinance.
Is there no one out there that can help us? They have ruined our credit and I can't go with another mortgage company even though if you looked, our credit report that is the only bad item on it and it seems word is getting around that they are making people's lives difficult. If you look at the foreclosures on their website, majority are very low - at least in NJ - so it seems that is their plan to screw people with very little left on their mortgage and take over the house so they can sell it for a profit. We have only 5 years left and never once had an issue with GMAC so why now.

Another GMAC customer who had our mortgage account taken over by Ocwen. They have transitioned from the old GMAC website to their own, and they have been nothing but a hassle. They are now charging me processing fees that I have never had to pay before in all the years I have been banking online. Every time I call, they give me different information. I will be filing a formal complaint with banking authorities here in Connecticut and will pursue legislative remedies.

They reviewed my fixed rate account and assessed I was paying my home owner's insurance and state property taxes in my mortgage payment, then increased my mortgage payment by $200.00 per month. I have lived here for over 35 years. I'm a Vietnam veteran, worked for the Social Security Administration for 27 years and never asked for benefits until now. I live with my 85-year-old Mom and she was a dedicated nurse for the Mercy Hospital for 27 years here in Baltimore. My father was in the Navy construction battalion (CB's) during World War II (deceased) and now I find that I somehow can't make ends meet. What's wrong?

I am on a trial period for a loan modification starting Sept. 1st and made my Sept. and Oct. Payment on time. On Oct. 8th, I received a call that my Oct. payment was not received. I called immediately 800-746-2936 to find out why I was receiving such a call. The customer representative tells me that they haven't received my payment. I made my payment through my online bill pay through my banking institution to Ocwen, PO Box 6440, Carol Stream, IL, 60197-6440 which was withdrawn on Oct. 2nd. I have spoken to numerous customer representatives and even to 2 supervisors and to no avail. I was told to fax the documents regarding the online statement to their "research team" which I did and even to a supervisor and haven't heard anything.
I am so frustrated at this point and don't understand where the "hell" is my payment that was withdrawn . What is going on? To top it off, one representative had the gall to say to me after she knew how upset I was that "At this time, your Oct. 1st payment is past due." What!! Did I just hear what I think she said, how dare them. I have been reading these complaints that are posted and I am scared. I am trying to save my house and start anew and OMG, I believe I have entered a nightmare.

After GMAC filed Chapter 11 and reorganized, Ocwen bought out my mortgage. I had a line of credit which when I went to make my usual monthly payment online, the account was closed with a 0.00 balance (07/2013). A couple of months went by (Aug. 2013) and OCWEN began calling, stating they were a collection agency and we owed over two months on this closed account. We asked to speak to a Supervisor/Manager. They stated there wasn't one available. They never would address the closed account with a 0.00 balance. We continue to get bills from them. They are LIARS and a fraud. We didn't close account (on their website, it still shows a zero balance and closed). We assumed it was due to GMAC Chapter 11.

Inherited 30-year mortgage in 2004 which was held by H&R Block. Death certificate and necessary docs were provided. Loan was later taken by AMSI & then Homeward & I never had any problem. Payment was made online through bill pay, never late, was making extra payments. $130,000 loan was down to $13,157 when Ocwen took over mortgage and it was a nightmare. Treated like account was turned over for collection. Had to provide copies of death certificate, trust, etc. and was still received confrontational treatment. Would not let me use bill pay.
I was told only could set up where they come and take funds from my account. I was so angry I paid the loan off in June 2013 & as of today, 10/7/2013, no release of mortgage on property has been received. I just called to find out when could expect and went through hell to get any information. Was promised they would send release today.

My mother-in-law passed away on August 7th. I called PHH Mortgage Company at 1800-449-8767 to ask them how I should send the death certificate, new bank acct information and Power attorney for my father-in-law. The customer rep told me to fax to them. Three days later after I faxed to them, I called them again, another customer Rep told me that they didn't accepted fax and I need to mail them a copy. One week later, I called them again after I mailed them the copy, another customer Rep told me that they did not accept copy, they need the original power attorney. I was concerned that they might lose it, he said they process them all the time, and they would mail them back to me in 24-48 hours after they noted to the acct.
I used registered mail to mail them the original copy of the power attorney. According to the tracking number they received it on Sept 17th. Two days later, I called PHH again to ask them to make sure to send the power attorney back to me. They said it will take 7-10 business days. I called again after 10 business days, the customer Rep told me that they never asked original power attorney and they would never send them back to customer. I asked for supervisor, they refused to let me talk to the supervisor. I finally called USAA who was our original mortgage company. The USAA Rep got hold of the PHH Mortgage customer services supervisor Lillian **. She promised that she would call me back in 48 days hours. I waited about four business hours, she did not call me back.
I called the customer services line again on 10/7. The Rep refused to let me talk with the supervisor. When I asked about my status of the power Attorney, she hung up on me. So far, I have called at least 20 times, each time I got different story from PHH Mortgage center Rep. So far, I still have not had my power attorney back and have no idea when and if I am going to get it back. My father-in-law is very ill. I don't know what to do if he gets sick!

In Feb 2013 OCWEN took over my home equity loan from GMAC, who has held the loan for 8 years. I have never been late with any payments with either of them. When OCWEN took over, it has been nothing less than a hassle and a headache. My payments are on automatic pay and on several occasions OCWEN has charged late fees, sent letters and made phone calls. Their customer service has been telling me your bank returned the payment claiming there is no account.
When I contacted the bank (Bank of America) I was informed OCWEN sent the wrong account number. When I contacted OCWEN I was informed that I gave the wrong number to them. I am on auto pay and have never had a problem before. When I tried to make a payment to cover the so called late fees and payment return charges, I was told I cannot do it over the phone because of the auto pay. When I logged onto their website to make a payment I saw no late fees or extra fees charged to my account. Two weeks later I received a notice of past due account with a fee of $274. Again I logged onto the site and still did not see any fees posted. I am now working feverishly to find another lender so I can get away from these (in my opinion) thieves.

This bank Ocwen bought GMAC (my old mortgage lender). I started a FHA loan assumption with GMAC and Ocwen took over. After five months I called and they even knew that I was doing a loan assumption. This is the worst mortgage service bank.
Recently I was trying to refinance and they lied about me being late, even when I have bank statements with transactions of this bank doing withdrawals on time. They made charges to my account (unknown reasons) without even telling me. They discriminated me on the phone because of my accent. Call them for help is hell (you are lucky if you can get them to even pick up the phone after 50 minutes). They lied to me so many times that makes me sick. Is there any regulation authority to stop this bank?

OCWEN acquired my loan from B of A who received it from Countrywide, whom I refinanced with in 2006. Countrywide had me apply for a loan modification as I was behind a few months, then they failed. B of A took over and I followed their lead into more applications. Then B of A transferred (sold I guess) my loan to OCWEN who started over again. First it was HARP then HAMP. Turns out I was never qualified for either one of these. Now I am being considered for an 'in house' modification, though there are no details about it and the layers of customer service personnel are of no help.
Additionally, every month there are fees and penalties adding up at the rate of $4000 per month. I believe that OCWEN will claim these as profit when they foreclose, and that's been their intention from the beginning.
It's not fair that they lead me through these applications, duplicating what was done by their predecessor B of A and compounding the debt with their fees and penalties. It's been brought to my attention that they are paid by our government to do exactly this, putting our family home in jeopardy. Seems that it may get sold to investors, maybe not even citizens of our country, which is a travesty.

This started the 3rd week of September, with multiple calls saying that I was late on my 2nd mortgage payments. I am on an automatic bi-weekly payment program to build equity (from when the loan was with GMAC, with NO PROBLEMS). After speaking to Murtaza on 9/23/13, he said that it was an error and he would correct it. Then on 10/3/13 I received a Past Due Contact Notice dated 9/26/13 from Ocwen. After calling the Customer Care Center AGAIN and speaking with Carol (US Virgin Islands), she discovered that they had been applying all my payments to the Principal and none to the Interest! Totally their FAULT. I am now waiting for an apology letter (not holding my breath) and a re-cap of their correction. This seems like the worst mortgage company I have ever had dealings with!

OCWEN Loan Servicing is buzzards waiting to dive in for the kill. After dealing with them for months and months for a loan modification due to medical hardship...and being denied multiple times for varied reasons, like I made too much money then I didn't make enough money. Then they had the "wrong financials" late fees, and property drive by fees continued to pile. "Lost mail", "lost electronic payments", "Missing correspondence”, rude "relationship coordinators", moving money and reassigning monies in and out of escrow account without permission and finally denying access to my payment that I sent towards the "trial payment period" on a modification that lowered my payment by $40.00...I called my state’s Attorney General Office...Through their efforts and contacting Freddie Mac directly...I now have a payment I can afford. OCWEN has NO INTEREST in helping anyone...They are interested in doing their best to trip you up to make a mistake so they can take your home. They are buzzards circling a fresh kill.

I am a mortgage broker and dealt with OCWEN for many years. Their support team is outsourced to India and the Philippines and doesn't appear to be well-trained. When my clients would pay off mortgages serviced by OCWEN, Ocwen would either forget to release the lien or send in incorrect documents, resulting in liens never being officially released, creating lots of problems down the road, when the clients would try to buy or refinance. Oftentimes, they would attempt the same process many times, taking months, yet still sending in incorrect information. This is not an isolated incident, it happened at least 5-7 times over the last 3 years with different branches of OCWEN. If you find out that your lender may sell the loan to OCWEN, try to avoid this lender.

I have been charged $35.00 for several certified letters they would send because my mortgage was late 30 to 60 days. When 60 days late, they charged me inspection fees and a $395.00 evaluation fee I did not agree to. They have done this twice. They bought my FHA mortgage from another mortgage company. I have had many mortgages and have never been charged these outrageous fees!! They are breaking the law and taking advantage of people who cannot afford to fight them. They are trying to steal my home! God help us.

I have repeatedly called Ocwen to have my loan refinanced and get turned down each time. I speak to someone that speaks good English and I can never get transferred. I ask for a loan modification and because I received one 2 years ago with GMAC, I don't qualify. I'm very frustrated and can't seem to receive any type of assistance. Surely there are other options and I'm always informed they have no solutions for me.

We had a loan through Saxon, who was sold to Ocwen. We had tried for years to do a short sale. Every time there was a buyer, excuses arose: this paper is missing and that is missing. Finally got a buyer, the HOA wanted their monies that were owed and decided to foreclose on the property. I called, emailed, faxed the attorneys of Ocwen for help and heads up. NO help. We had called so many times for help.
All we did was tell our story every time we called to some people from India who did not understand what we were saying. It was not like we were turning our backs on this property. We were trying to do the right thing. Now they want to foreclose on us and make us responsible for the difference. All they had to do is listen to us. That was all. But I do not know which is worse, the attorneys from Ocwen or the Judges who sign off on these foreclosures. I can imagine how many others have lost their homes due to the negligence of Ocwen.

Ocwen stole $173,205.01 in Insurance Money to rebuild my home from an electrical fire it endured back in 4/2013. I informed Ocwen of an electrical fire in my home and on July 11, 2013, a check was issued by Safeco in the amount of $173,205.01 for those damages. I signed a contract with Tri-State Contractors to perform the work. The work will not begin until they receive their 1st draw. On July 22, 2013, I received a packet from Ocwen outlining the process, paperwork needed and the necessary steps to take in order to receive the disbursements. (three parts 1/3 each)
On September 24, 2013 Ocwen received the packet: 1) Homeowners Statement, 2) Insurance Adjusters Damage Estimate, 3) Work Contract from Tri-State, 4) W-9 Form (contractor), 5) Claim Check ($173,205.01). When I called Ocwen to confirm they received it, they said no. When I called back (the same day one hour later) with the tracking number and the name ** who signed for it, miraculously they had in fact received it.
Also, that same day, I spoke with three different individuals all of whom gave me the runaround. Each one explained that something was wrong with the packet: They didn't have my correct mailing address. They didn't have the correct Pay to the Order of Information (Tri-State). They didn't have the correct $ amount of the check ($173,205.01). They didn't have the correct paperwork (that was the old packet). Now they needed more paperwork: Acknowledgement of Guidelines, Intent to Repair, Contractors Conditional Waiver of Liens.
Most disturbing is their unwillingness to appoint one person to oversee and ensure this process goes smoothly in their supposed Property Loss Department. Especially considering that they have outsourced their Customer Services to India, which complicates things further. I decided to investigate Ocwen and found on the internet that they are doing this and much more to others. In addition, they also have lost two major lawsuits because of their shady practices. Currently the State of New York has court appointed a Monitor to reform their mortgage servicing practices. Superintendent Benjamin M. Lawsky today announced that the Department of Financial Services is requiring Ocwen Financial Corporation to hire a monitor to ensure that the company complies with an agreement to reform its mortgage servicing practices. The action was taken after an examination by the Department found indications of Ocwen violating the agreement. The monitor will be in place for two years.
File with your State and the Federal government a complaint against Ocwen!!!!!!! Ocwen can never be allowed to steal over 173,000 dollars, destroy homeowners and contribute to my home's demise (burnt out, left to the elements and decreased market value) and thousands more like me.

I called this company for pay off of mortgage loan amount. I was informed there would be a $30.00 fee for that information to be mailed, faxed, or emailed to me. A fee for information? I have had issues in the past with this company and would like to not do business with them again!

I am in full agreement of all these negative post I have read. I too qualify; I had this loan 10 years with GMAC before being transferred to Ocwen. I am paying 8% interest. They rejected me twice, once within in a week and I filed a dispute, within one hour I received a denial to my dispute. Curious - I am prepared to hire a lawyer, does anyone have a recommendation of whom to hire?

Our home loan was also with Citibank and all was good. I had an auto pay set up for an additional $150 month to pay down our principal. In September when Ocwen took over our loan, my auto pay went directly to them. What do you think they did with my additional $150? They put $50 off toward a warranty program that I never signed up and said $100 was due for "provider fees". I'm working with the research department on the $100. And in the meantime, I told them to cancel my "membership" from the warranty program that I never signed up for. Oh, happens that the warranty company is owned by Ocwen. Apparently, without my knowledge they had enrolled me in this membership and were planning to charge me an extra $54 every month in addition to my regular mortgage amount.
When I spoke with someone about my situation and explained that I found it odd that in September Ocwen took over my mortgage and that was the same month I was mysteriously enrolled for a warranty with an Ocwen sister company. The lady on the end of the phone said "yes, I've been hearing that from several customers who have called in." What is going on? This company is out to defraud people. I think many consumers don't even look at their bills anymore and just trust the money is going where they originally set it up to go and now Ocwen is benefiting. My husband is in the mortgage business and says to file a complaint with the OCC. I will and hope you all do too. This company needs to be shut down. I'm furious!

After a long history of timely mortgage payments and reasonably good service with GMAC, Ocwen takes over and the nightmare begins. They first start adding unauthorized charges to my account, claiming I enrolled in some shady referral insurance. After inadvertently making my regular payment including this fraudulent charge, I called Ocwen and requested an explanation as I did not sign up nor authorize the charge.
The operator explained that Ocwen misleads its clients by sending them a check for $14.95, and unsuspecting clients cash it thinking it is a refund, only to be enrolled in a $14.95 per month plan providing referrals to home repairs if you need one. Fortunately, I had read the very small print on the back of the check and shredded it. After a long call, the operator suggested I deduct the $14.95 from my next payment amount and that this charge will no longer show on my future statements. The next monthly statement arrived and it still included the $14.95, but this time it included a late fee of $73.20 since my payment was less than the amount of the statement.
After three calls today, during one of which the operator hung up when I pressed him on the charges and the other two attempted to collect the amount on the phone, I contacted the referral insurance people and had them remove me from their system. I later paid the penalty online, but not the $14.95, and then contacted my attorneys who will begin researching the matter on Monday. Shame on you Ocwen!!! We will make this right for all those who do not have access to a legal team. I promise....

I was with GMAC and a very happy person. Out of nowhere, Ocwen came into our lives. What a nightmare. As I am typing this, I have been on hold for over 45 minutes. The representative is so nasty and I can hardly understand a word she says. I made my payment for Sept. I got my confirmation number and I keep receiving letters and mortgage statements about them not getting my payment. First phone call, the gentleman said "Yes we got it" but they, Ocwen is holding it?????? He said he would apply the payment. Today, I get my mortgage statement and Late Statement saying they are demanding the mortgage payment for Sept. and on my original mortgage payment slip it shows the Sept amount has not been paid. When I ask "WHY is this happening?" they say "Rest assure we got it." So I ask "Why am I getting these late payment slips?" The rep says disregard it. NO WAY DISREGARD IT. I want answers so now it is almost 1 hour on hold..... I wish I can get out of this mess. Run if your mortgage company sends you to them. I might try the Attorney General's office if they don't pick up in 10 minutes...... BBB gave them an F. THIS COMPANY SHOULD BE SHUT DOWN.

This company should be shut down. Ocwen purchased our HELOC a while back. The problems started right away when they could not tell us our payment amount so we could not make a payment. Once that was straightened out, we paid on time and in good faith until we were paid off. Then the foreclosure notices started arriving. They intended to keep charging us for something every month and put us in default. We made a phone call to Customer Care and they referred us to the research department. Every call we made, we were always referred to research. I asked to speak to a supervisor and waited on hold only to be sent to her voice mail. In the meantime, the correction was made to our account balance and we were given a negative balance. I think it is questionable that a company has a customer in good faith and they are treated this way.
My latest summary of complaints about Ocwen: 1) They still owe us money but can't send it to us unless we cancel our account. 2) Undocumented and vague cancellation procedure. 3) The default letters are auto generated and can't be stopped without a special request. 4)Their business development group started calling us at 8:00 AM every morning demanding our account information over the phone in order to attempt to get us to borrow more money. A request to have them stop calling was not possible since we would not give our personal information over the phone. I finally told them they had a wrong number and to please stop calling. That worked.
We are currently waiting to receive written information on how to close the account.

I am having a problem with this so-called Mortgage company. Recently, Ocwen informed my Homeowner's Insurance Company - FARMERS, that it was vacant which is untrue. Ocwen stated that they would have this issue corrected because it appeared to be a mistake. We do have several houses on my street for sale. Yet they are paying people to make horrible mistakes like this. To further follow up on my Homeowner Insurance, I called Ocwen on Sunday, 9/22, to find out the status of any corrections. The rep from Ocwen told me not to worry and that they would cover my insurance and if wanted more information to contact their insurance department on the next business day. That sounds strange to me since I have lived in my home for over 11 years and have been great with my Insurance Company. Good news is that my agent and Farmers made them resend the cancellation.
My original Mortgage started with Option One and then the mortgage was transferred to AHMSI, then to Homeward. I believe the transfer to Ocwen occurred 4/13 without any warning or paperwork or information about the company. On my mortgage statements from them, my fees look inflated and they are charging me some type of monthly inspection fees which I never heard of a company doing this. On Saturday, September 21 around 6 pm, I heard movement around my front yard. Two men were on my property cutting away at a small 4" vine I had inside of my yard after I told Ocwen my home was occupied. My yard was already tended and trimmed. When asked what they were doing, they stated that they had a work order from Ocwen and that they had knocked on my door. They did not knock at my door. There were no notices, ID or anything advising me that they wanted to enter any part of my yard. Once they were addressed, the men acknowledged that they saw that my yard had already been done and they immediately gathered their belongings and left.
I am interested in a Home modification program. However I am afraid of Ocwen. I feel like that they are harassing me to go through them for a modification. I am fearful that they are trying to force me out of my home. I have read many complaints about them listed on BBB and The Bureau of Consumer Affairs. There are many horror stories and some identical to my concerns. I really want to have a trustworthy Mortgage company. Ocwen told me the only way that I can get away from them is to refinance.

Our IndyMac Mortgage Loan was just transferred to Ocwen during our loan modification process. The BBB has given them a "F" rating. In conjunction with that, there is nothing but negative postings regarding their performance. We are now scared to death for our home and the direction this is heading. None of it sounds good. It also sounds like they are not being held accountable to any higher power for their business practices. This is going to be a sleepless night for us until we can at least talk to our attorney who, at least, has been part of the modification from the beginning in relation to IndyMac.

Kept delaying me with high school type advisors for weeks and weeks, etc. After two months gave up on the refi after the rate kept climbing and they had the audacity to charge me $500 for leaving them w/o an agreement. Last two years, I have been in and out of jobs due to the economy. I tried my hand at starting my own consultant business, but as most people know, it takes a year or two to get that sort of business stable. During this past year, my wife and I had problems making our mortgage payments. We tried to get a loan modification; however, the process was very time consuming and we were never successful in getting the process started. We were told to keep the mortgage 60 days past due in order to get approved for the modification. Then the fun started. One month, we went 90 days past due and we begin getting the letters of intent of foreclose. We attempted to make a payment; however, we were told we had to make two payments.
After five months of this, it finally went to PHH Mortgage lawyer and we raised the funds to pay $6,000 to keep the foreclosure from going forward. That was made in April of 2013 and it took three months for this payment to be recorded and the foreclosure to be removed. The house was taken off the auction block; however, we were not allowed to make a payment until it was recorded on PHH Mortgage. That took April, May, June. Finally, we were allowed to make a payment but since it was so far behind, we had to make another large sum payment. Then we were told a payment arrangement had been made and we could start by making one payment and then once a month make large payment to cover the amount.
However, we still could not make a payment. Then we were sent a letter that since we have not made a payment as agreed, we were denied a payment arrangement and would have to make two payments. This went on for two months. Finally, I have some type of agreement with PHH to make a payment but still get cut off monthly from making payments. It seems like PHH Mortgage would rather foreclose on a customer than allow them to make payments. I am ashamed that USAA Federal Saving Bank which I dearly love is associated with PHH Mortgage. I wish there was some way I could relay my satisfaction of PHH to USAA.

We had sold our house, boxed things up, moved into the new house. Stored boxes in the attic & recently we were going through them & came across an Escrow Disbursement check from OCWEN dated 8/21/2006 in the amount of $803.83. Our lawyer said, "Call them, tell what happened, return the check by 'certified' mail so you'll have proof & they should send you another check. May take a while but it's your money & they owe it to you." I/we have followed all the instructions from lawyer & OCWEN. This all started 2/20/2013 & each time I call them, I'm told something different... "Your check was never received by us", "We are reviewing your case to see if you cashed the check & may be trying to get another one from us", "The 'verification' dept. is in the process of verifying your check", "You were denied because, uhm, I do not see a reason why you were denied", "Can you call us back in 24 to 48 hours & perhaps we will have an answer for you?"
One of them even said the check had been re-issued & we should have already gotten it! They must think I/we will give up on this. There is a lot more to this but this is the "gist" of our dilemma with OCWEN. I am sick of this company. They got their $ from us for the pay-off years ago & I think they should have sent our Escrow over-payment! We have ALL the proof of everything concerning our situation. Friends say, "Get your lawyer to get it for you." I doubt seriously he would want the case - hardly worth his time for this amount but to us it means groceries, paying some bills or buying some gasoline. Somebody somewhere please help!

OCWEN will not help us get a loan mod even though we qualify with income and in every way. We have tried and tried, they won't help. Just stay on them, if all fails, contact and consult with a Bankruptcy lawyer and a Federal lawyer about predatory lending laws. Hopefully they can guide you in the right direction to keep your home. That's what I am doing. I have been in the process of trying to get a loan mod from OCWEN after a HUGE hardship. Now it is over and we can afford it, but they won't help or lower our interest rate. What is sad, we have an interest-only, Adjustable loan. LOL. Keep trying and keep trying until you get the loan mod... This was a predatory lending loan anyhow to begin with. Now we see how they treat us after also.

Ocwen continues to debit money from my bank account even after I cancelled the Equity Accelerator program. They use a 3rd party vendor for the program so they claim they do not know why this is happening. So a couple weeks ago they decided to refund my 3 unauthorized payments, but come last Monday they turned around debit half a payment from my bank. I called Ocwen, I was told I made a principal payment online. I said that's a lie. I had to throw the lawyer card around, then the CSR switched her story. She states it was an error on their part, they have been having issues with their system. She states I would recv. refund, and of course nothing. So I called my bank the stopped payment. Then Ocwen has the balls to send me a letter regarding a 40.00 stop payment fee. Their mortgage needs to be SHUT down way down. I called today 72 calls in queue. Hold time was like 7 minutes.

Ocwen took over my mortgage account in March 2013. I was unemployed and unable to make my payments on time. I applied for HAMP and kept receiving denial letters and "what to do now" letters. Sometimes 3 times per week even though I applied once. I went back online because one of the letters told me to apply for unemployment HAMP so I did. Before I received a determination of unemployment HAMP, I received a Loan Modification Agreement in the mail. It stated that with an initial down payment, my payments would be lowered. I did all that was asked to start the process and now my payments are higher! They said they had the right to collect escrow now even though the loan modification agreement states "Any payments due for taxes and insurance will be your responsibility in addition to the payments of principal and interest required under the terms of this modification. If this loan is currently escrowed, Ocwen will continue to collect the escrow amounts with your monthly principal and interest payment."
I have been paying my own taxes and insurance for the ten years of my loan. How do they have the right to collect escrow now? Isn't this a breach of contract by their own words in the contract? How can NYS allow this company to do this?

I am writing to you regarding the horrific experience Ocwen Loan Servicing has put me through this past year as a last resort effort. I am at my wit's end and do not know who else to contact about this or what to do.
To familiarize you with the situation, my husband lost his job last July and suffers from a Chronic Kidney disease. I called my mortgage company to explain our hardship in hopes of getting our mortgage lowered. At the time, our four family household was only receiving $600 a week from unemployment and I work for the school system so I do not work during the summer months and was not bringing in any income. Our mortgage at the time was $1,450 a month - not even close to being affordable after a $445 car payment and 4 mouths to feed.
After dealing with GMAM for years we realized that GMAC was no longer and Ocwen Loan Servicing was now our Mortgage Company. We went from dealing with a very competent man, Mr. Daniel **, to an incompetent woman with the name of Loan **. Mr. ** and I had been in the process of beginning Loan Modification paperwork to attempt to lower our mortgage payments because of my husband's loss of job and our hardship. Halfway through Loan took over with Ocwen and that is when everything began falling apart. Loan presented this Modification to us as the last resort we had aside from Foreclosure on our home. She told us we had this one chance to get approved for the modification and that this is the route we should go. We went through the tedious process of filling out paperwork, getting check stubs and the many forms needed and finally our Loan Modification was approved at the end of September, all the while putting us even further in arrears with our payments.
Our payment was lowered to a tolerable $950.00 a month and we paid that for six months straight. We initially were told at the end of that trial period we would get a lowered rate at 2% and the monies owed and late fees would be put at the end of our mortgage and we would not be penalized for them. During this time, my husband luckily found another job, although it was significantly less pay than his previous career, and a health insurance plan with such high deductibles we could not even afford my husband's medicines that are crucial for him to get through the day. We were still struggling and Loan at Ocwen told us that we had to do more paperwork because of the changes in our finances. Because of this, we were now told we had to pay $1,130 for the next three months, and that this was yet another trial period. A trial period for our trial period perhaps?
Something about this did not seem right to me, but we had no other options and were trusting our new mortgage company and Loan, the agent who was handling the situation and basically held the future of our home and life in her hands. We were promised that If we did this additional trial payment plan, we would finally be approved for what seemed like an unattainable permanent loan modification. I can't express in words how difficult this was to do with my husband's medical bills outweighing his income alone, but we put our home and mortgage as our priority and did the additional three months that was asked of us without question. To be making these payments in full and on time and knowing that we would get all the late fees and charges tacked onto the end of our mortgage and not be penalized almost felt good and as if we were finally getting ahead and coming to a solution.
As promised, we finally received a phone call from Loan **, our Relationship manager who had replaced GMAC's Daniel **, telling us that we were approved for the permanent loan modification and our new monthly mortgage would be $1,130 a month. They sent us at least 30 pages to sign reiterating our approval to have notarized and with three witnesses present. $300 is not much, but when you are living paycheck to paycheck, $300 less a month on your mortgage is a relief. I could see the weight being lifted off my husband's shoulders and it felt too good to be true.
Apparently I was right, it was too good to be true. To back up a bit, I was told this on the 28th of the month before the new mortgage was due. Unfortunately during this time my husband was having complications from his disease and had missed a few days from work without pay, so not wanting our check to bounce for our first payment, I had called Loan to let her know I would have to postdate our check for the payment. Loan did this for us without hesitation.
About a week later, Loan Servicing appeared on the caller ID and I instantly felt sick to my stomach. I picked up the phone and it was Loan on the other end informing us that since the payment was not received within the month of August, we were now denied the modification. She told me this as nonchalantly and insensitively as if she was calling to say she had to cancel our dinner plans. Apparently our 9 months of hard work was washed all down the drain because our payment was 5 days past the first of September. First of all, I cannot wrap my head around the fact that after nine months of paying them on time each month the exact dollar amount they needed, after nine months of falling even more in arrears in our mortgage to pay them these trial periods, that a policy such as having to postdate this payment 5 days later, would void the entire process we just went through, and leave us with no other option than Foreclosure. IF I could wrap my head around that, and that made sense to me, even then Loan left us with no other options because she told us about the approval too late. We could have attempted to find some other way to get the additional funds we were short from my husband missing his few days at work.
In the next breath Ms. ** said I had no other option but to reapply all over again, let my house go into foreclosure or conduct a short sale and that any payments less than $11,000 would not be accepted and would bounce right back into my checking account. The only amount Ocwen would accept was the $11,000 I was in arrears and my last payment that was postdated would bounce back into my account even if I attempted to pay it. Loan said that if I could come up with the $11,000, we could stop the foreclosure proceedings. As if I would be in this situation if that was a possibility? According to Loan, the last payment we had set up would not be accepted nor applied to the account and would either be canceled or back bounced into my checking account. I could not believe that after 9 months of paying the payments on time and going through such a long process and finally getting a approval that they can do this to us.
She had no sympathy at all and said she would mail us the paperwork to reapply... To sum up and make an extremely long story short, on top of all of this, Loan never cancelled my last check nor did it "bounce back" into my account and I found myself $1300 negative in my checking account, with my husband's $1300 paycheck about to be deposited into that account only to get eaten up to bring us to a $0 balance to survive on for the next two weeks. After an afternoon in the bank with PNC Bank's managers, tons of head shaking in disbelief at Ocwen and Loan for allowing this to happen, and after an hour on the phone with Ocwen, nothing was resolved.
Fast forward to today while I am waiting for Loan's direct supervisor to call me back when I look again at my negative checking account balance I had enough and called Ocwen back. I finally was transferred to her supervisor and was informed that he has already changed my "relationship manager" and that he would do what he could to refund my money to my account.
Moments after getting off the phone, I made the very big mistake of looking up Ocwen on the internet. To sum it up, on just two websites, one being the Better Business Bureau, I saw roughly 3000 complaints about Ocwen and their "loan modifications" and incompetent customer service. After reading through far too many stories that are almost identical to mine, I became hysterical and did not know what to do. Is this all for nothing? Are they going to take my money and my home no matter what I try and do? I am sick over this and beg for you to help me... How can we get this far just for them to deny us like this?
Now we have to start this process all over again and it sounds like it is a vicious circle and with my husband being ill, I cannot lose our home. I have no idea what else to do and if anything can come of this, if nobody can help me, the State at least knows what this company is doing to people and the predators that they are. Please help me. Ocwen took over our GMAC mortgage, paid our taxes without our permission which we paid monthly ourselves which yes, put us a bit behind since we were not paying all three quarters in one shot. But we had been doing this for years and GMAC never complained and neither did the town. They got paid but on a comfortable time frame for us. Ocwen then asked us to pay them back for the taxes and has been charging us interest and holding our mortgage payments and not applying them to the mortgage and charging interest on the amount they're not putting towards the mortgage. It is hard to find time to refinance when we work full time and to do all the research but we have no choice. The other problem is we live paycheck to paycheck so finding the money to pay the fee to refinance is difficult but has to be done.

First, let me start by indicating that I am not an attorney. After reading a few recent complaints and having Ocwen as the servicing mortgage company, I too believe wholeheartedly they do not have the best intentions. They are vultures "just waiting". So, here are a few important tips. Ocwen represents themselves as a debt collection entity. As such, they act much like a collections company and are required to meet and follow FDCPA guidelines. These guidelines are state specific and therefore know what collection laws exist in your State and hold them accountable (**).
They are subject to fines for violations including but not limited to their direct violation to one individual's posting of TTY being refused if not directed to 1 agent or calling your home at odd hours (such as 7am). You have the right to request a "Cease and Desist" of all collection efforts which limits them to written communication. You can file a complaint directly with your State Attorney General as well as with the Federal Trade Commission (**) for violations and of course, an attorney. Additionally, note that if you reside in the State of NY, the NY Dept of Financial Services audited Ocwen's practices.
They were cited and an action plan formulated (**). If you received notice that you were given a personal contact at Ocwen to help with mitigating home loss, THIS IS THE REASON! Read up. Pay particular attention to the requirement that they find an independent monitor acceptable to the NY State Dept of Financial Services to review Ocwen's operations and identify and report on corrective action for their failures to amongst others, conduct an independent review of denials of loan modifications.
Lastly, allowing direct debits to your bank account by Ocwen is a mistake. I recommend using online banking directly through your bank. The transaction is secure, the transaction is traceable, it prohibits Ocwen from ever debiting your account for any reason beyond what your original intent was, and YOU are in control. They cannot simply debit your account for other reasons just because. Contact your bank institution and file a fraud claim if they do. It has become clear to me and my husband that if we find ourselves in situation leading to foreclosure, an attorney is the only way to get a fair fight with Ocwen.

My Equity Loan was through GMAC Mortgage and was sold to Ocwen in early 2013. I decided to consolidate several loans and refinance a NEW First Mortgage. The company I am refinancing through requested a payoff amount on Wednesday, September 4th. I called the new company on Friday. September 6th, to see if my closing date for my new loan was still okay for Monday, September 9th. They said they called Ocwen on Wednesday, Thursday and Friday and had not received an amount and asked if I would mind trying. I tried calling and said they would expedite a payoff and I would have it that day.
On Monday, September 9th, I call my new company to verify my 4:30 closing was still okay. They said they had contacted Ocwen about ten times since Wednesday and have been promised they would have the payoff amount shortly. I then called Ocwen and was told that the payoff was first requested on Sunday, September 8th . I told him I had talked to someone there on Friday and he said he would check and put me on hold. When he came back on the line, he said the new company contacted them on Thursday (NOT TRUE) and it could take up to five days to get the payoff amount. I told him there was no escrow being taken out and did not understand with computers why this could not have been done within the three days of my new mortgage company's request. He said it was their policy to provide a payoff amount within five working days and that since it was being expedited there would be an additional charge.
I have rescheduled my closing date with my new company for Thursday, September 12th, over their five days from the original request. All I can say is, they better have the amount to my new mortgage company by then. Please be aware of their practices, of trying to every last cent they can get out of you! Stay away from Ocwen!!!!!

The height of incompetence and unethical business practices. They are in bed with Homeward Residential, a 'sister' company. Ocwen assumed my mortgage loan in March 2013 after I filed a complaint with the N.H. Attorney General's Office against Homeward. I had made arrangements to make 6 forbearance payments on the 15th of each month, the last payment due on August 15. All 6 payments were made in full, on time, and I rightly expected to be back on a regular mortgage payment plan as of September 15. When I reviewed my account online, it said my next scheduled payment was due on August 1... How? I called Ocwen, was put on hold for 22 minutes, and was told nothing more than a research request was generated, and they had 15 days to respond, telling me that there was obviously a 'clerical error' as it appeared that two different departments were looking for payments at the same time.
They assigned me a 'relationship manager', (sick joke by Ocwen) and that a phone appointment had been scheduled with her on August 26. Received call on said date. Ocwen rep had no information whatsoever, claiming she needed information from the previous provider... Why? Ocwen was servicing the loan at this point, taking my money, but could not answer questions? I was told to stop calling, that I needed to be patient, she would figure it out, and scheduled another phone appointment for Sept. 9. I efforted to impress upon her that all I wanted to know was when was my next payment due, and for how much? No answer.
Just got off the phone from 2nd appointment (Sept. 9) with same rep with same non-answer/non-information phone call, saying she would call back in two weeks (Sept 23) with answers... I asked her if while my account was being reviewed, were penalties and fees being waved as I did not know how much they were looking for or by when or to what my funds were being applied to. She said no, I would be assessed late fees and penalties while I waited!?!? I informed rep that Ocwen's business practices and horrible reputation were all over the internet, that I had done my research, and that I would not stand idly by while they systematically kept me uninformed, and by design, were attempting to go out of their way to foreclose on my home. She said, "Sorry you feel that way", and asked if the Sept. 23 appointment would work for me.
Look them up on the BBB, the Ripoff Report or just Google "Ocwen Complaints" and see for yourself. What is being done to protect us consumers? Where is the FDIC? Those of us being abused by this despicable company need help... Where is it????

I originally had a loan with Chase Mortgage, on June 1, 2013 Chase sold my loan to Ocwen. When I was with Chase my account was non-escrowed meaning I paid my own insurance, insurance only. Now that the loan has been transferred, Ocwen is saying that they pay my insurance which is not true. They also stated that they sent a check to my insurance company USAA in January for the amount of $1221.00. My insurance company said they have not received any money from any 3rd parties, they have only received payments from me. Ocwen has increased my monthly payment amount from $414 to $576 because they say that they are paying my insurance now. I have called several times to be hung up on, transferred to the wrong department and NO ONE SPEAKS proper English.

I was told they did not have to have permission. It was paid 08/16/2013. They tried to take it out again on 08/27/2013, but the account was in the hole. I got paid in another account on 08/30/2013. I transferred enough money to get it out of the hole. So Ocwen took the payment out of my account again and put me way in the hole. I told them they stole that money and did not have my permission to take that money. They did not answer me. I told them they had to put that money back. They said they did not have to. I contacted my bank; they put me with the claims department. They had committed fraud. They sent them a claim. My money was put back the next day.

To start with, they use Indian call centers with their reflexive listening and lack of ability or knowledge to resolve problems and only once did I get a supervisor who could help. I had 3 issues and wound up having to call 3 different departments - 1 issue resolved, the other 2 are ongoing due to any knowledge of accounting on the part of the people who are supposed to help. This is now day 5 of phone calls and I am trying to refinance away from these people because I think they try to get people screwed up so they can make big bucks through their collections group - that is real fraud and am getting state AG, who is very aggressive, involved as seniors are at risk.

My second mortgage was originally with GMAC but was taken over by Ocwen in last 2012 after the GMAC bankruptcy. In June 2013, I started the process of refinancing both my primary and secondary mortgages into a single loan. Ocwen was asked for a payoff statement by the new lender in late June for a July 6th closing date. For some reason, Ocwen decided to switch my loan to a different internal computer system just days after the payoff quote was requested. I discovered this when on July 20th, 9 days after my new loan funded, that Ocwen was continuing the automatic withdraws from my checking account on a loan that had already been paid off.
Upon further investigation, I discovered that they had not reported any status good or bad to the credit agencies since January. Long story short, after 3 phone calls, I did get resolution. After 2 weeks, they confirmed that my balance was $0. After a month, I got my July payment refunded with interest. Finally after 2 months then finally reported the account as paid off to the credit agencies. Although unhappy with their convenient timing for moving my loan, continuing to withdraw from my account and their credit reporting, I felt it only fair to give an accurate account here.

I am experiencing the same complaints as everyone else. Ocwen bought my mortgage or whatever took placed in April 2013. Ameriquest Mortgage Securities had my mortgage then it was changed to Homeland Residential Mortgage. I was currently under a repayment plan with Homeward Residential in March when I was unable to make the complete payment. I sent them $900.00. I was told that if I could not make the balance, just to call back by the end of the month. I received a letter stating that my mortgage was sold to Ocwen and I would be receiving information in the mail. I received information from Ocwen in late April 2013 when you called they did not have my new loan number therefore we are in the month of May.
I called and I was given an amount to pay and I explained about what I was told by Homeward Residential representative. I was told that I had to make an appointment to talk to someone. I was given an appointment in July 20013. I missed the first appointment so I had to make another appointment for the next week in July 2013. When I did speak to the representative I was told that I could apply for a HAMP Program - it would take about 30 days. We are then into August 2013. I am told that I was denied for the HAMP PROGRAM. I asked about a repayment plan. I was told that I could not do that plan because I was 90 days past due. I was also told that I did not qualify for any other programs that they offer.
I was sent a reinstatement amount to bring the loan current. They have added over a $1,000.00 dollars in fees. An inspection fee of 248.00 plus 196.00 plus drive by inspection fees and over $500.00 in late fees. I have now received a letter from a lawyer for foreclosure with the pay-off showing over 4,000.00 dollars added to the account. I have been in my home for at least 23 years. I am so stress at this point I just don’t know what to do. I don't want to lose my home. I have read a lot of complaints about this company and I know they are true. They will not help you or work with you. They are truly trying to take people’s homes.

I have been a homeowner since 2006 and have always paid my mortgage on time. Well, unfortunately, my loan was transferred from Chase to Ocwen effective 7/5/2013. When I called them to get payment information for my July payment (online/mail/phone payments) to them, they began saying that I owe them for June. I explained to them that payment was made to as instructed in a letter from Chase to begin making payments to Ocwen 7/1/2013. They asked for proof of the payment so I faxed a bank statement to them from home and they said they did not get it. I then faxed from FedEx kinkos and they still said they never got it. I then faxed 7 times (no lie) from work and guess what? They said they did not get it. I then emailed to a manager and sent certified mail. They said they did not get that.
My wife and I are stressed over this and to make matters worse, they don't speak English well at all. I also forgot to mention that we also called Chase on three-way, got the Chase payment confirmation # and they said they documented. Each call to them lasts about 30 min. or better and they are rude. Also, finally we got a letter from them today saying we have to pay them for June since they never got documentation/proof of payment. This company is a total RIPOFF!!!! They have made our lives miserable... One more thing, we had a modification with Chase. Since Ocwen took over our account, they say we no longer have it but can re-apply. So now the Mortgage has also gone up $100.00 so far. I am working to get away from this company as they have caused our lives to be miserable since day 1.

I signed up for the equity accelerator service making payments every two weeks. Direct payments through my bank for a fee. This is not serviced through Ocwen. I noticed payments were not being taken out. I contacted Ocwen and was told it was a problem equity accelerator serv. so I contacted equity accelerator and was told by them that Ocwen had suspended equity accelerator from taking payments for my loan. I spoke with a manager at equity and was told Ocwen had a problem and had added two many zeros to my balance and my loan was now showing I owed like 5 million instead of 51,000. 8,000 customers were affected. And they could not do auto deduction until Ocwen straightened it out.
I received a letter stating they would begin taking out the payments every two weeks. Today, I noticed equity took out a payment on 8/29. But another payment was being deducted today 9/3. According to equity, the second payment was taken out of my bank by Ocwen without my authorization. I have never given Ocwen permission to withdraw from my bank only equity accelerator.
So I contacted Ocwen and they told me they took out the payment for equity accelerator. Of course, I was directed to two Indian speaking a customer service person and then a manager, who told me he had every right to take that payment from my bank. I have never authorized Ocwen to have access to my bank. Ocwen refuses to settle this. How can anyone make a withdrawal from my bank account without my permission? What are my rights and who can I report this to?

My husband passed away in October 2012. I lost all his social security money and I am on disability as well as having my disabled daughter and grandson (whom I am guardian for) living with me. I struggled to make the house payment until March of 2013. I wanted to get a loan modification so that the payment was within our budget with taxes and insurance included. I was denied as Ocwen proceeded to tell me that I am not on the loan of the house. However I am on the mortgage and the deed here in Michigan where I live.
They refused after that to allow me to assume the loan. They lied and are saying that my husband signed a note in 2007 that doesn't allow anyone to assume this mortgage. I am now behind over $4,000 as they placed insurance on the house for double what is owed on it. I can't afford the insurance or the taxes hence wanting the loan modification so that we could stay in our home. Ocwen has denied me help at every turn. Now I cannot get any state help or any other help to pay up what I owe on the back payments since Ocwen has refused to allow me to assume the loan.
I had legal aid help until Ocwen turned down all my requests for help. The legal aid of Michigan has now closed my case and the financial people I was working with to save my home has also closed my case based on Ocwen's refusals. I had the note looked at by a legal aid and there is nothing in it that states the loan on this house is not assumable. Ocwen has lied and denied and twisted things in order to achieve their goal of taking my house.
Back in April of 2012, Chase sold the mortgage or whatever it is to Ocwen Loan servicing. We were told right at the beginning that we were behind in payments and they said we would be going into foreclosure. I was in Ann Arbor at the University of Michigan hospital with my husband while he was having major heart surgery when this happened. Subsequently, I had power of attorney and Ocwen refused to talk with me. They only wanted to speak with my husband who was in a coma after the surgery that triggered a stroke for him. I finally got all the check copies of the payments to force them to admit that payments were being made. Now back to the present, I am losing this home of mine. I stated before I am 61 years old and disabled and have lived in this house for 27 years.
Ocwen is a vile company that does not care for its customers. They claim that they help homeowners. Yeah, they help them to lose their homes. To date, 9/2/13, I have not received any information from the numerous complaints that I have filed against this company up to and including the Florida Attorney General and the Michigan Attorney General, Michigan US and State officials, the Florida BBB and anything else I can find to write a complaint about them to.

I purchased my townhouse in 1993. Mortgage was sold to Ocwen in 2007. I paid the mortgage co. $32,000 & said to apply to the principal. Well, my house note ranges from $60-$80.00 monthly. In January 2013, I had major surgery & can't work but still paid the note. I only owe $7800.00 to pay the house off. I get notice telling me as of October 2013, my note for the next 12 months will be $579.00 per month because I don't have enough money in escrow. I had an amputation & can't work & am waiting for disability determination so I didn't have flood or homeowner insurance. Well they placed forced flood at $1900.00 in Apr. & homeowner for $1500.00. I was able to get flood ins for $600.00. They only refunded $1300.00 but told me I have to pay the other $600.00 to escrow & I'm trying to get homeowner ins. With hurricane season it's hard. Yesterday, they say I have to pay this amount for 12 months.
I asked what is the payoff amount. I was informed over $10,000.00 as of October. I can't understand what is going on, why now within 1 month the note jumped. Each time I call, I'm speaking with a person from India. When I ask for someone else, they will have a team member call back. When talking with them, the $579.00 keeps changing from $567.00 to $536.00 to $579.00. Looks like they WANT TO FORECLOSE WHEN A PERSON OWES SO LITTLE. Something you work so hard to provide for your family & to work so long. I am a single mom. Does it make them feel so good to watch you lose your home! YEP, it gives them PLEASURE TO RESELL & MAKE MORE. Would you believe the house note is caught up. Now they are claiming escrow. 't have enough in escrow. Because of MT amputation

All of the stories, as it pertains to Ocwen are so personally familiar... I can't believe that this has been happening to so many people. This is a huge relief for me because I truly felt like the only one being taken for a ride by this company...

OCWEN is our 2nd mortgage. We are refinancing our 1st mortgage since my husband lost his job and we need a lower rate. OCWEN falsely reported our June and July payments as over 30 days late even though they were paid within the month they were due and I had a confirmation letter. When my credit was being checked OCWEN said they had no record of payments because they had a "new platform" on Aug 3, 2013 and had no previous records. OCWEN is delaying our new loan from going through and sent me a letter of default today, even though my payments are current. I got advice to file a complaint with ConsumerFinance.gov under mortgage. I encourage everyone to file a complaint against OCWEN that is having problems. I hope this will make a difference for all of us.

GMAC sold my mortgage to Ocwen earlier this year. Due to circumstances beyond my control, unemployment, etc., I was forced to file for bankruptcy in July. I am current on my mortgage, although twice my payment was about a week late (April's payment was made the first week of May, for example). I had my bankruptcy hearing a few weeks ago and everything was fine, I thought. Then today I received a notice of Motion to End Automatic Stay. Ocwen claims that I've missed two payments. I’m CURRENT, so how can I have missed two payments? I suspect they're up to something sneaky, as I've heard that they've been accused of doing some of the same things Bank of America has done, like foreclosing on homeowners who are up to date. This notice mentions foreclosure. I have a call into my lawyer but I'm worried.
This company needs to be shut down. My house was robbed in January, it was the one time I had cash in the house, and it was stolen. The thieves were my tenants and I had to evict them, which took forever. I called Ocwen when I knew my payment would be late and let them know what was going on. Each time I got someone in India who couldn't understand me. There are so many complaints about Ocwen..... When will someone investigate?

I call the phone number- the toll free number does not work from my current location. I was told that my previous mortgage company approved me. But now I cannot find out anything after it was transfered to OCWEN. I have written letter after letter to Ocwen asking them to call and leave a voice mail message or mail me the information - phone number that is NOT a toll free number in the United States that I can call to find out about the loan mod that I was approved at at my previous company or if I need to start all over with a new application at OCWEN. Since around February or March - they will not call me or mail me a phone number that I can call them at. I have also asked a friend in the United States to call them and they told him they did not know what a toll free number is (the call center is in India). He said he had to explain this to the customer service department - they refused to transfer the call to a US office . I Have written 17 letters to OCWEN and nobody will return my phone call. I May lose my home because they will not allow me to apply for a loan modification.

We are signed up for the Accelerated payment program with Ocwen. I noticed our house payment was not posted to our Bank account so I contacted Ocwen and was told, "Don't make a payment. The system is down and will be up in a few days". One week later still no payment made, I contacted Ocwen again, still instructed not to make a payment because the system is down. August 21st I was concerned, still no payment made. This time the representative asked for a payment & wanted to charge me $19 to process the payment. I refused the charge & asked to speak with a supervisor. I was placed on hold then the customer service rep came back on the line and stated she "would waive the fee this one time". I made out house payment, then I asked if the system would be up in September. She put me on hold again, came back and said the system has been down since July with no estimated date for repair. She said I would have to call and check on my payments & make my phone payment, which is a way for them to charge the $19.
I asked why, as a customer, I have not received notification of the Accelerated system being down? Her response, "We have too many customers. It would take too much time to notify everyone"!! Her recommendation was for me to call every week, which I find to be absolutely ridiculous! I also questioned the interest accruing on my account. The reason why we are doing bi-monthly is to save the interest on our principal. She was unable to answer my question. I have a very uneasy feeling about this company. Did they sell our loan and trying to make as much money before the loan transfers??? ?

Since November of 2012, I've been trying to do a remodification on my loan and I am not satisfied. Time and time again, I faxed the same document to them because they tell me they haven't received them and when I finally got what I needed, they needed documents notarized and signed and mailed back. I've done that 3 times to date and am still being told they haven't received them and they closed my appeal and set a foreclosure sale date. I spoke to someone recently. He told me to fix the problem. I have to refax all the documents and start all over again. This is a outrage to me that after everything they put me through, I have to start again. And when am I going to speak to someone American that I can actually understand what he is saying. I'm so frustrated it's not even funny anymore. They have no pity for anyone not that it's an excuse but I'm a widow working two jobs trying to keep my head above water. When am I gonna get a job that people can't understand my language and get paid a nice salary.

After my loan was sold or transferred to OCWEN, my family and I or just I now since the divorce due to OCWEN causing additional stress and strain by reporting inaccurate information. This company will not help you correct information as they want you to be locked into them so you can't refinance. They have attempted to take my house twice. I explained I was a disabled Veteran and they still ran me around and completely ruined my credit even after I proved to them I was correct. "Nothing we can do sir, we are sorry about your situation...." They caused it... If you want to get any results send a QWR and get an attorney to fight these people. Very... very... very nasty company to do business with, as no one pick them to service your loan. They don't own the loan just service it and they make money by charging you late fees, property inspection fees and other misc.. that they won't explain.

My mortgage company was Saxon Mortgage. They then sold my Mortgage to Ocwen, I was not notified by either Saxon that they had sold my Mortgage or from Ocwen that they had bought my Mortgage for approx. 2 months. By the time that I had found out what was going on, I was receiving calls from Ocwen for late payments. The person(s) I talked to was from India. It was later that I found out that they were actually still in India as that is who Ocwen has a contract to provide their Customer Service.
My request to speak to someone that spoke good English was denied. The CS Rep was always rude and was not willing to work with me. Since I refuse to be talked to in a rude manner, I paid extra every month to get caught up on my payments only to find that they would post my payments as late and after extra charges, they ate up my extra payments as extra charges and are now in the process of foreclosing on my house. My advice is if you find that Ocwen owns your Mortgage, refinance to someone else.

We have been trying to refinance our loan and you get nothing but delays and delays from these people. Which I believe, is because they are hoping you get fed up and drop the process so they continue billing you the higher rate (If you also try to get the pay-off information to remove the PMI, same thing). We gave up on the PMI and now have submitted our paperwork several times so far to refinance the loan and even when requested, they never contact you to say they have received it or that is all correct. Once you finally are able to contact them again and have them to say they have it all, they say the review process will be 30 days. And then you are never contacted. Once you finally able to contact them again, they say one block or two was not perfect and you have to resubmit again. - And, of course, now your last two months of pay stubs and statements are now outdated and newer versions have to be resubmitted also. Which, then again, their process will take 30 days to to "review" the documents. - Also never use U.S. mail, scan and email everything, or the, "I never received it", is another excuse they use. - After this constant runaround and now after reading the other reviews, I find it's time for me to get a lawyer involved. This is a scam company. Never ever use this company!!

Would not offer me HAMP but chose to do an in-house mod - In 2010 I notified Ocwen that I was not offered a contract for the next year as my teaching job had been eliminated. They advised me that I was not eligible for any help because I was not in foreclosure. I continued to call them and was continuously told they couldn't help me. They eventually told me I had to have missed 3 payments.
When I went on unemployment, I could no longer pay the mortgage payments and they started foreclosure. I then applied again and was told I didn't qualify. I applied 5 times. Only the last time was I approved. It was only after I had gotten another contract with a school system did they offer help. The help offered was a 24-month in-house modification where they paid themselves for all the late fees and other fees and brought the mortgage balance down. They gave me a new rate and I have made payments for the past 24 months with no issue.
I contacted them 6 months ago to ask if they would extend this loan or refinance. I was told not at this time. I contacted them again yesterday and was told they would not be able to help me at all. I am unable to get another mortgage and I understand that because they did modify my loan that there are no other companies willing to help.
I feel as though they have railroaded me straight into a situation where my house, which was never "underwater," will be sold at auction and they will buy it because it is worth much more than I owe. I feel I have no way to save my home now. I purchased this house in 1996 and will now watch it be taken by a mortgage company.

Since my mortgage was bought by Ocwen, I have had nothing but problems, never late on my mortgage, even paid more. Then I lost my job. They finally allowed me to do a forbearance program. My mortgage payment was cut in half, never told me that they hold payments until my full mortgage payment, then apply to my account, charged a late fee every month, and an "inspection fee". When I questioned them, I was told that someone drives by my house on a monthly basis to see if the property is being cared for! What a bunch of **! On top of struggling to pay the mortgage, I am incurring late fees, and bogus inspection fees. They are the rudest in customer service. All these "government" programs for homeowners with financial difficulties, Ocwen does not follow.
How does a company get away with fraudulent charges? No one drives by my home! But I am charged monthly along with late fees. Also, my credit has been ruined, since they are constantly notifying the credit bureau I am late on my mortgage! I am not. I am paying what they tell me to, at least 10 days prior to the due date, and somehow it is not posted in a timely fashion. This company needs a serious investigation. There is so much fraudulent charges to customers and they do not work with customers at all. I've applied for a loan modification and am still waiting for a response. As most homeowners, all I want is to keep my house, but I need a modification of a lower interest rate to be able to maintain payments I can afford.
I've spoken to several other companies, and they would all work with me, but unfortunately I'm upside down in the mortgage also, so I'm stuck with Ocwen, and it is so frustrating to see that monthly I'm being reported to the credit bureau for delinquent payments, being charged late fees on my mortgage and an inspection fee. If these companies would just work with people, there wouldn't be so many empty houses that are just "rotting" away.
