PHH Mortgage more than doubled my Mortgage payments overnight without explanation. Calling them is useless, because you will get connected to a person located in Bhopal, India who can't speak clear English, and who transfers you to another person who is equally hard to understand. This cycle goes on until someone hangs up on you. Meanwhile, even though you have less than $20,000 left on your loan, they send you threatening letters that you are behind on your Mortgage, and unless you pay them an amount that keeps changing, that they will start the foreclosure process.. It used to be that you could call PHH Mortgage, and they were helpful, and considerate. It would be nice if PHH Mortgage would go back to that business model.

I have filed Bankruptcy recently and applied for a loan modification. My husband and I both have diabetes, heart disease, sleep apnea, and I have had cancer. We have fallen behind and every time I send them paper work I get denied because I don't meet the investor's criteria. Then It was because my income was too low. Then it was because I was not behind even though I owed 2 months. I told them I could include my husband income in which I did. They said to send in his pay stubs from his pension and Social Security which I did. Now after review they say we have enough disposable income so they won't do a modification. Now I have sent them my husband's expenses for them to review. Has anyone ever gotten help from them or am I wasting my time? The stress is just awful.

I have been trying to get Ocwen to correct my payment for over a month. I made 24 phones calls in one month, with promises of calls to be returned. A month later, still no calls return and I'm getting the threatening mail about foreclosure on my home. I sent numerous emails with copies of the contract, yet they failed to rectify the problem. Who do you call?

I have a mortgage with Ocwen, have an escrow account with them. Last year I went to my court house and was acquiring about how much my property taxes were a year. And yes I was paying way over what my taxes were. I called Ocwen and they stated to me that they paid my taxes twice last year at x amount. I stated “hmm is that right because the court house has record that you paid once at this amount.” Of course they argued with me! So I didn't know how to prove them wrong so I worked lots and lots of overtime.
Two weeks ago I cut them a check to pay off my mortgage! I have never been late on a payment with them or any other of my creditors. Well guess what they have not cash that check! I have called and called and check my bank to see if it cleared. Ocwen claims they never received it and I am past due and there are charges for that! In ten years with them I have never been late once! My credit report is excellent. What kind of place is this! They are ripping people off! I reported them to the Attorney General’s Office in Ohio and Florida both stated to me there are multiple complaints against them! Ok call me crazy but WHY isn't anybody doing anything about this!!!! I have record of the calls, carbon copy of the large amount check I sent them, why don't they just cash it and be done with it! No they want to collect late charges and more interest off me! WHERE IS OUR GOVERNMENT!!!

The federal government has allowed these criminals at Ocwen to steal hardworking Americans’ money and homes for over 15 years. They outsource most of their employees to India as to avoid worker whistle blowing laws in the US. Homeowners are them given the runaround when Ocwen is caught stealing, through overcharging fees, stealing funds from escrow, and foreclosing on homes that are already paid for.
HELP we are asking the Federal Government to stop these criminals from stealing our money with the threat of taking our homes away if we don't give in.

I have been dealing with Ocwen for so long that I am emotionally and physically tired. I will NOT give up my fight, however. There has to be some help out there for the innocent people losing their homes. I have started a blog in hopes that someone that was once employed by Ocwen will come forward and be truthful about their unlawful practices. My blog is www.stopocwen2013.com. I hope and pray that all the people out there who are being taken advantage of will come together to stop this horrible company. PLEASE, PLEASE, there has to be help out there. The Attorney General is no help and several other agencies have been contacted and it can take years for their actions. Any suggestions would be helpful...

We've had our mortgage with HSBC for 20 years. We never missed a payment or were late for a payment. We had two feet of water in our home after Super Storm Sandy. PHH is holding our insurance money hostage. We've made numerous calls with no satisfaction. If we were going to walk away from our home, we won't have fixed it. Our next step is to file a complaint with the Insurance and Banking Commission. I never had a problem when I was dealing directly with HSBC. Consumers beware!

We purchased our house in 2006. It has not been the American dream. My husband became ill. We fell behind and caught up. President Obama started the modification program. We applied a 1200 dollar mortgage to $780. We are down to $505 including property tax and insurance. Which we didn't have at first. We fell behind again with the economy. We tried to catch up by sending a mortgage pmt every two weeks. Ocwen sent them back. They wanted the whole $3000 so we tried to file bankruptcy because these law firms claim to be able to assist with that. That didn't help either so now we are in the process of losing our home. It's really stressful. I would think help to keep someone in the house instead of a vacant property. Not good. Not good at all. I'm at my wits end.

2004 I took 70000 loan on paid off house to pay the sales tax owed by my brother for small convenient store which he lost few years later Texas controller were keep screwing us until we came on food stamps. I think it was a backlash on Muslim community after 911. First company Saxon charged extra mortgage, high interest 10 per. Then Ocwen came in I am keep paying them and they are keep adding extras. 5 months ago they told me I owe 300 in late payment fees but I have paid over 700 but today I received call that I still owe 300 more. I don’t know where my money going. Since 2004 I think I have paid over 80000, but looks like paid only 7000.
So far 75000 went where I don’t know the way look like half a million to pay off my 70000 loan. Another problem they are making my payment late. I mailed my payment 8th or 9th every months to be reached there on 16th but they are posting it on 21 or 22nd. I thought postal service can deliver between 3 to 4 days. I had open heart surgery in 2007, since we lost the family business house and all the good credit it is very difficult for me to deal with Ocwen. I wish our president could do something for all the poor people suffering through this company, or God loving some billionaire buy this company and take care of people. I have been paying since 2004 but not fare where and what for money going. THIS IS A GREAT PLACE TO LIVE ON EARTH BUT PLEASE GIVE US A ROOF SO WE CAN EDUCATE OUR CHILDREN AND FULFILL OUR DREAMS AND MY PRAYERS ARE WITH YOU AND GOD BLESS YOU.

My previous servicer was GMAC after refinancing with Lend America that was shut down in 2008. At closing, they sent a fake robo-signer to my home to close who knew nothing about the mortgage. Closing is supposed to be completed in front of someone who can verify who you are and sign and date with a Notary Public. They took the mortgage out of my name and put it in my husband's after he was denied the credit to get the FHA loan. My husband died soon after and you can bet the insurance company paid that mortgage off but guess, the greedy bs want to double dip and are suing me for the mortgage. Oh yes I'm going to fight until my last breath because these people have violated so many laws from FDCPA, TILA and FTC rules, etc.

My husband is a 100% disabled Veteran and our mortgage payments fell behind while we were awaiting his VA disability rating and compensation. After trying to get a loan modification for over 3 months, (faxing well over 100 documents just to be told over and over again that they needed updated, clearer, couldn't read, never received.... it goes on and on), we were put into foreclosure with a sale date. My "case manager" assured me that we would have our loan modification reviewed before the sale date.
7 days before the sale date, we were told that we were approved for a re-payment plan at 6917.97 per month and that we were welcome to re-submit for a loan modification! This made no sense since according to them, our package had never gone to review because they were still needing documents??? We had no choice but to get a bankruptcy attorney and file chapter 13 to stop the sale and save our home. The sad thing is that is the only debt we have other than a car payment. We are completely devastated that this will be on our credit history for the next 10 years. I really pray that someone out there files a class action suit against them.

I had never been late on a payment since I purchased the home back in 2006. I had a major home repair that needed taken care of in 2012. Because I am on a fixed income, I missed one payment in order to repair the problem. Received phone calls from PHH in Jan. 2013 about the late payment, and at that time advised of the HAMP program...Opted into this with PHH, received the paperwork, signed everything and returned it. Did all the necessary requirements, and was notified I was accepted for the modification...
NOW here comes the kicker...after making all 4 of the required modification payments, along with the notarized documents, and required Fannie Mae credit counseling, I receive a phone call the 2nd day of August stating they never received my 4th, last and final payment. So therefore my HAMP modification plan is denied and canceled. After which she states I would have to reapply all over again. What is their problem...How is it that all of a sudden they never got my last payment???? Is it because they want to continue to receive their 7.25% interest rate, instead of the 2.25% that my new loan plan would have called for?????
This is strange. How all of a sudden, I get this call exactly the 2nd day after their 30 days to get the payment in deadline...Mind you I sent it in a M.O. on the 10th of July...I checked with the M.O. company and it hasn't even been cashed yet. I'm believing PHH held the money order so they could come back to me as say I have been denied, because I never sent in the 4th and finally payment. I think they are ripping off the government, while still taking people’s money, then trying to force them into losing their homes...This seems like unfair practices if ever there were any...And at this point, I do not trust them at all. I will be contacting several people on Monday morning. I won’t give them the chance to bamboozle their greedy fingers onto my home.

I too came from Litton Loans to these ripoff artists. I had to change my home number for all the calls at 7 am in the morning!!! Now they started calling relatives and even if they are told that we don't live there or that they even know us they constantly call. My father is contacting the attorney general to get them to stop. In my case I have been unemployed for 18 months. With help I am only 1 month behind on payments. I have received the usual threatening letters that I will be in default if the entire balance is not paid by X date. I make the payment before the next one is past grace period so only 2 weeks am I really behind. They have destroyed my credit and my wife. The threats continue that they will foreclose on me. They want to constantly push for additional items to be put on the mortgage payment. I really believe they want to force me out of my home so they can resell it and write off the losses. From others here it confirms it.
I wish an attorney or law office would offer to start a class action lawsuit. I believe with all the complaints we would win but the problem then would be where would the loan go to be serviced when they are out of business?!? I am sure there are worse out there but not by much. If you get a notice that your loan is getting moved to Ocwen my advice would be to refinance if possible or sell your home and get out. This organization will cause you nothing but misery.

This company may actually be worse than GMAC or Bank of America when it comes to customer service. I have tried to reach an English speaking person who can answer a straightforward question and all one gets are people in the Philippines who can't think on the phone and just read scripts. Add to the aggravation that one cannot even have an option to reach the US headquarters or Iowa offices, and the overall rating has to be less than one star. I would NEVER consider using these people for my business support or services and highly recommend that they not be considered by others.

My experience is exactly like everyone else's and I, too, cannot understand why none of the agency supposed to protect us have a solution. Our home was foreclosed on----as I was still waiting for the call from my customer care manager with a reinstatement amount---and we are currently searching for some way to hold on. BNY-Mellon does not allow former homeowners to buy back property even if they can get enough relatives to help them out. Over a year of communication consisting of requests for other documentation and my attempts to get someone to keep their "appointments" and this is where I am. WHY IS THE US GOVERNMENT not doing something about this company? These posts certainly make it appear as if their mission is to take away homes from Americans.

Ocwen Loan Servicing is the most Unprofessional, Nerve Wracking, Incompetent, Mental Health Debilitating Company I have ever dealt with! I was approved 3 times for a loan modification and sent ALL the necessary paperwork over 30 times to this company and now they are foreclosing on my home because they said they never received the paperwork. I am so sick. These people should be shut down IMMEDIATELY!!!!

I have had all the same problems everyone on here is writing about. Listen up!! You are crazy to send them 1 more payment. Can't you see they are taking your money and not crediting it towards your payments? Forcing insurance on you making you think you have to pay or you will lose your home? It's a total scam!! Shame on you if you send them $1 more. Do you see the trend? They are buying from one lender after another. Go way back and it's Saxon then it's GMAC then it's Homebank or whatever is today's company du Jour. Think about this for a min!!!!! If every person who deals with this company sends in a payment and they can't track it, tell you anything about it, take months to respond and by then you're in foreclosure??? That would be like calling your bank about your checking account and nobody can tell you where your money is and they have no record of it???
Wise up, people! Would you open a checking account at Ocwen Bank? That's what I thought! The answer is no!!!! They will eventually get shut down and you think now it's tough to get them to find records of your payments, etc.. Good luck! You will be fighting them for years to no avail and all the $2 per hour cust svc reps who guilt you into nothing more than get you to send more money will be long gone with the owners of the company. Only difference is the owners are taking your payments and enjoying the view of the Caribbean from their yacht. You have been warned.

I was a Homeward customer as well. I had an accident, fell behind. Finally recovered. I rat holed some cash, started repayment plan with $13500 down. They didn't receive my first installment of $2600. Defaulted me. Sold loan to Ocwen who claims are here to help. Yeah right. Now they want $18500. They claim they don't know anything about my 13k that I have proof Homeward received. And now have sale date. Why can this happen. I thought this was America!!!
My notice of sheriffs sale doesn't have Ocwen on it anywhere but they want me to send them $$. It only shows Deutsche Bank National Trust Company as trustee for Ameriquest Mortgage Securities, asset backed pass through certificates, series2004-r7 as plaintiff. How can some Indian in New Delhi be in control of my mortgage when I never made a deal with them and why would anybody in their right mind send them money when all of the stories out there seem to begin and end the same. These criminals need to be stopped. I just want to keep my home. This is terrorism.

Litton loan sold my loan servicing rights to Ocwen Loan Servicing in 2011 and they used the same incorrect account information I had been fighting with Litton to correct for years. I thought Litton was bad but Ocwen is worse. They overcharged my escrow account by $4400. I sent them documentation that I paid my own property taxes and homeowners insurance, but they still refused to correct my account and continued to overcharge my account. When I requested a refund of the overcharges to my escrow account, they claimed I had an escrow deficit and only returned $2600. They claimed I was in default and called my home everyday, sometimes as many as 3 times a day, leaving messages on my answering machine.
I sent them my mortgage payment receipts for 10 years showing I was not in default, but they maintained I was 42 months behind even though I sent them evidence that I was not. They sent me default letters and threatened me with foreclosure even though I'm paying my mortgage every month. They offered me a loan modification which was nothing but a sham. It did not lower my mortgage payment or interest rate. They added over $33,000 in interest and fees to the loan balance and extended the loan by 15 years, with a balloon payment at the end of the loan period, but didn't say what the amount of the payment would be. It was nothing more than a predatory loan disguised as a modification.
I filed a complaint with the office of Consumer Affairs and it was a waste of time. It took them over a year to not investigate my claim. They simply took Ocwen's response to my complaint as the truth and ignored my evidence that contradicted their claims. Ocwen's calls and default letters pushed me to the edge so I decided to file a lawsuit against Ocwen, Litton, JP Morgan Chase, and Salomon Brothers Mortgage Securities VII, Inc. I sued them for violations of Federal and State regulations, breach of contract, fraud, emotional distress, pain and suffering. That got their attention! The calls stopped cold; but today they returned my mortgage payment saying it was not enough to cure the default. Which I feel only strengthens my case against them.
I had to file the case on my own because I could not afford an attorney but I am confident I will win, because I have too much evidence against them that cannot be refuted. I wrote a letter to my senator, congressperson, and Richard Condray, the Director of Consumer Affairs, and called for an investigation into Ocwen's illegal and predatory practices and reign of terror against consumers.

They won’t talk to me because I’m deaf and I place calls thru RELAY SERVICES FOR THE DEAF and they instructed me to have my husband call them and authorized the fact that I’m deaf and place calls via RELAY SERVICES FOR THE DEAF. No problem, he called twice and now they said no. It has to be 1 agent which is ABSURD because there’s tons of centers and RELAYS changed the law 20 plus years ago on no name given and can’t stick with 1 agent or rep, its first come first serve, I don't get it!!!!
My names on the accts and they have my information and proof that I’m on disability and deaf. Sigh NEED HELP with an ATTY to go after them, and those of you that are having hard time reaching OCWEN there’s 5 offices in USA. The main office is in Florida. I dealt with the one in WATERLOOK, IA but they transferred us to the main office. They are so UNREAL. They just want to RUIN US ALL :/ FUMING CAMPER.

If you are thinking about buying a house or refinancing, do NOT use PHH Mortgage. Without using a lot of every expressive and colorful language, I cannot adequately convey how absolutely IRRITATING they have been for the last two weeks. They paid taxes in April that were already paid by my title company in March, raised my payments to cover the escrow shortage, and have the NERVE to threaten me with a bad credit report if I don't pay the difference. It took me four hours to research what happened and they are going to take 30 working days to research after I already gave them ALL OF THE INFORMATION. Robocalls every day at all hours demanding the additional payment. I spend hours a week with these folks on the phone, each rep assuring me that no additional payment is required and I won't get anymore annoying phone calls. WRONG. The guy today says he cannot see any data like that recorded anywhere. The next guy says he can see all of that. What the heck????

Same experience for me. They use local Mortgage companies to do re-financing and then sell back the loan in 30 days; they will fail to apply your first months payment, and one will always be a month behind. They use a autodialer to call the customers on the 2nd of every month to make sure you paid; it will be a clueless rep calling from a Toll Free Number which is the main number 800-746-2936 and ask for your last four of your SSN, which I tell them I will call back. I will not give someone calling me my last 4 of my SSN when they call me! I called so many times and tried to get help resolving my first months payment, but talking to them was unhelpful. I send proof of the 1st month's cashed check from the re-financier to Ocwen.
Note* They do not reply to your emails from the Ombusman, or the ipay department, and also when sending mail to ipay. The reps I spoke to do not have email. The managers do, I sent my scanned check image to the reps manager and still 2 months later they still didn't show my payment. I finally had to let the re-financing company call them to correct my payments. The payment history is still wrong and the date they stated to have my account modified was the July 19th. It's now the 24th. I wonder how many more days before my online account reflects the payment properly. Be advised they do not like cursing; however dealing with Ocwen makes one so frustrated, that it will come out. Just apologize to the reps, it's not his or her fault that they work for a messed up employer. It's just a terrible experience. I should have re-financed with a different company, and never went back to Ocwen.

I have been fighting with Ocwen for 3+ years to keep my home. I have asked and asked for a loan modification. Since I have started going through a divorce I have had a lot of trouble trying to keep up with their payments. I could make my payments if they would lower the payments. They have sent me the paperwork to fill out and fax back to them. I have done this several, several times. Every time I have sent the paperwork requested, Ocwen says I am missing papers. Every time I send them exactly what they are looking for and still they say we are missing papers. My daughter has sent the paperwork, lawyers have sent the paperwork, people from HUD have sent, faxed, emailed and mailed the paperwork. Yet, they still are saying there is paperwork missing.
For 3+ years we have played this game. Now they have thrown in another curve to make me hate them. They are now telling me they do not do loan modifications and they never have. I have borrowed, from a friend, $20,000 to pay the back payments and late fees that Ocwen requested. They said $17,000 would clear it up and would get my loan back on track. After sending them the money, I received a late notice saying I still owed them $17,000 in late payments and late fees!!! How is that possible?!?! After that notice, I tried sending them more money and it was sent back to me. Ocwen said they would no longer accept payments from me. Now I am being foreclosed on! I am so mad at Ocwen Loan Servicing right now that I am ready to call it quits but I don't want to lose my home. I am being taken advantage of by this company and I believe everybody should know that this company is the biggest rip off I have ever encountered.
I have also enlisted the President of The United States to help me and I have talked to several people at the White House and they ARE doing a massive investigation. I hope Ocwen gets shut down and all the poor people they have taken advantage of and taken their homes get some kind of reimbursement!!!!

Ocwen is a "debt collector" and not a Mortgage company as they initially led us to believe when they took over our previous failed mortgage lender a year ago. We have never been in arrears on our mortgage and always had a good relationship with our lender and this Ocwen is horrible to be associated with. We originated this home loan online in 2006 and never imagined we would end up where we are now with a scrupulous payment manager. When I challenged Ocwen to tell me who purchased our mortgage this is what I received yesterday from them in email (the Ocwen agent was talking to me from India). Concern: You requested us to provide with the investor details of the above loan. Response: There is no single investor of the loan. The loan is one of many in a securitized investment trust: Securitized Asset Backed Receivables LLC Trust 2007-BR1, Mortgage Pass-Through Certificates, Series 2007-BR1. Ocwen is the servicer of the loan, and not necessarily the owner of the loan. Although the ownership of the loan may change…
How the heck has America allowed this to happen with people's home investment. My husband and I both hold doctoral degrees and pay our mortgage on time, have never been in arrears. We own two homes in fact, and Ocwen has become an expensive nightmare. We tried to pay our mortgage yesterday online, and the note had increased by 1,000.00. When I called to inquire they said they were adding a forced home insurance policy on our note as escrow. I informed them we had an active home owners policy effective Nov. 2012 and current paid in full and had sent them the EOI directly April 2012. The Ocwen representative was in India that I talked with, and she stated she had never received it, thought my saved email was verified received. I offered to email her proof and she said she could not receive emails. I asked then why did Ocwen instruct to send all insurance verification to their email site? She avoided every direct question, and we ended up on a conference call with my home owners insurance company.
The Ocwen agent keep trying to find fault with my policy by saying the policy numbers don't match, etc. and the agent had to keep redirecting her that it was a valid policy. Ocwen was trying to scam me for 1,000 dollars a month home owners forced policy by their company, with no information who the insurance co. was, what state they were in, nothing - and claimed the insurance coverage was for Ocwen as primary, not the homeowner, should any claims arise. I have called the Texas dept. of insurance to file a fraud claim, and previously reported Ocwen to Greg Abbott Attorney General for abusive practice in 2011 and plan to add another. A company acting as if they are a mortgage company, and then challenged admitting that they are a "debt collector" should be stopped from doing practice.
The US has fallen far from its value of honest trust to allow this type of practice preying upon American families. Apparently this company has been successfully sued many times in states, and is under oversight in the state of New York. I would welcome involvement in a class action suit. We are trying to refinance and get away from Ocwen. I also requested a complete transcript of my payment history today, because it appears that our principal has gone up, not down in our 8 years in this home. After reading online, from other's experience it appears this is common practice with Ocwen to not credit your payments. This company should be shut down by regulators, but seems to have found "paydirt" in getting away with regulations on lenders, that do not apply to "debt collectors" acting as lenders/mortgages and no real mortgage company being traceable to take responsibility. Just fraudulent. Would welcome any attorney feedback or others who got away.

GMAC sold our loan to Ocwen last year. The changes went into effect in February 2013. We had been signed up for GMAC's equity builder program, meaning they took out the monthly payment divided into 2 payments (with a little extra) on certain dates within the month we gave them. The equity builder program stopped around Christmas 2012. We weren't notified by GMAC until January 7, two days after January's payment was due. So we had to scramble to get one and a half payments paid before January 10. Needless to say, it didn't get paid, so we called Ocwen and told them what happened, and Ocwen doesn't offer the same equity program but the rep I talked to did accept weekly payments by certified check/money order that would take care of the Dec/Jan payment and we would be caught up for February's payment.
Got a notice of pre-foreclosure mid-January, scared us to death and we called. The rep said the company automatically sends this out when you are more than 3 months behind... Wait... What? We weren't behind that much. About that time, we were a little under a month behind because we only owed less than $100 for Jan. payment. Needless to say, we constantly get letters every 2 months stating we are in pre-foreclosure even though we are up to date on our mortgage payments; the only glaring exception was January of this year. They keep adding "late fees" and "processing fees" to our normal mortgage payment. We paid on time every month since February.
I keep calling about the fees and get a run-around constantly. I keep the rep #, name, date of call, time of call and I have about 10 pages of notebook paper filled out front to back with phone calls regarding illegal fees added to our account. I have reported this company consistently since February to our state's attorney general. Since the late fees are showing up on our credit report, we can't find a finance company to refinance our mortgage. STAY AWAY FROM THIS COMPANY. If you get a letter stating your loan has been sold to OCWEN, REFINANCE with another company IMMEDIATELY!!!!!!!!!!!!!!!!

Am 70 yrs old and have been dealing with PHH for 14 years. Never had a problem. Always prompt and courteous service. Very reputable. Have seen their offices in Mt Laurel. Can assure you they are very big and busy but always available for you.

I have experienced all the same issues others have written about - impossible to deal with - do not return ANY phone calls - not one of my emails has been responded to but they are very good about firing off their letters saying this is not complete or need this other information, etc...
I also was a former Homeward client - OCWEN took over my loan on March 1st - I was a year behind in payments and was at least able to speak with someone at Homeward and we were working on a mod when out of the blue, my loan was sold to OCWEN. To make matters worse, although I had been speaking with Homeward and they seemed to be fine with the timing of me getting them documentation, they filed a Notice of Default on February 28th - the last day they owned my loan! SO as soon as OCWEN got the loan, they stepped up foreclosure proceedings immediately. The Default notice was not actually filed in the Court until after OCWEN took over the loan - still not sure this was all legal as it was Homeward that prepared the Notice of Default but they no longer owned the loan when it was filed - anybody have any comments on this??
Anyway, I am scheduled for Mediation this Tuesday - do not have an attorney so going it alone - does anyone have any comments that has gone through a Mediation with them?? Thanks for reading!!

Unfortunately, GMAC sold my mortgage to Ocwen, who will not return flood insurance premiums that I never needed. I was forced to buy flood insurance on my home, which I have lived in for 26 years, without so much as a drop of water in the basement. When I informed Ocwen that FEMA's new map was inaccurate, Ocwen told me that I HAD to purchase flood insurance, but they would reimburse me if a licensed surveyor could prove that I was not in a flood zone.
To make a long story short, I am NOT in a flood zone (the surveyor proved this), but I did pay the surveyor $600 for the proper documents. Ocwen has refused to reimburse me $800 for flood insurance that I never needed in the first place. Ocwen is so arrogant, that they ignored correspondence from the Better Business Bureau. I have never dealt with such an irresponsible, unprofessional, and arrogant company.

I feel so much better hearing that I am not alone. I thought it was just me. Ocwen has been giving me the runaround for the past year and a half. On more than one occasion I was denied the modification both the HAMP and the in-house modification. I was unemployed for 17 months. The last three months of my unemployment Ocwen had taken over my mortgage from Saxon. I finally was able to obtain work again. Unfortunately, during that period of unemployment I fell behind on the mortgage. I wanted (I still want my home) very much to keep my home so I kept trying with Ocwen. I continued to resubmit my paper work. Their excuses were constantly changing.
Oh, they didn't have all the paper work, you are missing that, you are missing this, your paper work was received too late. For over a year this took place. Mind you that during this time my home is in foreclosure. Their (Ocwen's) attorneys tell me to try and work something out with them instead of going to court. Well, as of today, I finally was offered a modification, an in-house modification. I cannot afford the new mortgage and I am unable to refinance because no bank will take a chance with me. Can you believe?

They have my adjustable loan at rates far above the market and I can't get them on the phone or they will hang up on me. They stopped sending my bill and have destroyed my credit so that it eliminates the competition from refinancing my loan. I am having the hire an attorney to help me with these issues and work to repair my credit!

Has anyone reported them to the Office of Comptroller? I am in California. Maybe we should report Ocwen as a group? I am having the same experiences as the majority of Homeward - Ocwen transfers. I think Ocwen only purchased my loan with foreclosure in mind. They just denied my submitted 91 pages of documents via NACA. They wanted more documents - my IRS filings for 2012. I sent them what they wanted; they denied because I didn't submit the blank pages. My history was WaMu, Freddie Mac, Chase, to Homeward, and now Ocwen.

Our loan was sold to Ocwen from Nations Reliable in March. We are in month 4 of making payments to them. We set up bill pay with our bank and they promptly deliver checks before the 1st of the month. Yesterday, received a call from Ocwen Collections stating they have not received a payment and our loan has gone to collections, and they require immediate payment.
We have from our bank proof of Ocwen cashing all checks. We've made numerous calls to all of their customer service numbers and are getting nowhere. Not one of their employees has given the same story and with this concern. I've researched online and find thousands of people subject to their scheme. There is no way that their "customer service" people have access to any records because after they read through several prompts/scripts, we followed all recommended actions to remedy our account and complete "a-research" request, and they continue with excuses on why they can't retrieve it "maybe you make payment now?".
It's clear that this is a call center to harass people. Not sure anyone is actually managing accounts appropriately. I've reported them to the broker and will continue to fight to have our loan moved. Facing foreclosure and legal fees based on their incompetence is a violation of my rights as a consumer.

My husband and I do not know what to do about this company. All of the other reviews that I am reading here have happened to us. Our mortgage was also sold from Litton Loan Service to Ocwen a few years ago. It has been a nightmare ever since. We do not know what to do or who can help us. We were behind a couple of months for about two years when my husband was laid off in the winter. We just now got caught up. The last time I looked at our account online, it looks like we now have a balloon payment due (the whole balance of the loan) in 2015. It was a 30-year mortgage, it has not been 30 years.
We also have not received a statement since February 2013. I have called them so many times and of course have to talk to somebody in India who speaks broken English. They can't help me at all and do not have any answers for anything. The last time I called them I ended up screaming and cussing at them so bad that I called back and apologized. It is just so frustrating. We do not know what we are going to do when we have to pay the loan off in a couple of years. We will probably lose our house because we can't afford an attorney. We have made the last 6 payments on time, so I am hoping we can maybe get refinanced at a local bank. This bank really needs to be looked into. I read somewhere that since they are not in the United States they do not have to comply with our mortgage lending laws, not sure if this is true. Good luck to everybody that has to deal with them. Hopefully something will be done soon!!

It took Ocwen 7 months and over 100 repeated documents faxed over and over again due to their poor handling of loans and ten different reps for the company, who each one never knew anything about our loan to deny us on a Hamp and today an in-house modification. We are 61 and 70 couple with a reduction in income and on SSI, owned home for 30 years and now with no help from Ocwen, still stuck with $1227.00 a month mortgage payments. They are waiting to get our home and equity. Never late until 2010 when our mortgage was transferred three times to AHMSI, then to Homeward and now 7 months ago Ocwen; check these 3 out on Rip-off Report, I have. Very rude people on the phone.

Fell behind due to illness, was notified we are headed to foreclosure, contacted Ocwen and made arrangements to make payments over 4 week period to become current. All was ok until we made the first payment. They returned our check saying we were now in foreclosure proceedings. We were told to contact their attorneys in order to obtain the sum needed to stop foreclosure. The original quote was $5830.76 . The next week when we received the new quote from the attorney's office it had jumped to $8630. How can we catch up with a plan like this and their motto is "If you have a problem we are here to help"? After my experience I don't think so.

I don't even know where to begin. OCWEN acquired my loan in March 2013 from Homeward Residential. My ARM changes every year and in February of each year, the monthly payment changes to reflect the adjustment. Homeward got it backwards and told me to start paying the new amount in January (well, it was about half what I'd been paying because I'd paid down the load significantly the previous year). I paid the normal amount and paid the lower amount in Feb. Homeward refused that payment and then gave all my paperwork to OCWEN.
OCWEN hasn't processed a payment of mine since then, despite my paying the correct amount each and every month, on or about the 1st. Now they sent me a notice of Default. This week, I noticed they'd stolen about $1,500 out of my escrow account. Nobody speaks English there and I don't think anyone there is intelligent enough to help me. I highly recommend you file a complaint with the Consumer Financial Protection Bureau. I have 3 pending against OCWEN. This company needs to be shut down.

Had water damage in July 2012. Sent in all doc requested and still the contractor have not been paid. On 7/15/13 received another email from contractor. Call Ocwen once again to release fund. Now they need claim packet filled out and return and also they need someone to inspect claim which I just know hearing about today. Getting different story every time I call.

I lost my job in August of 2011 and spent the rest of 2011 and all of 2012 on part-time employment. My mortgage started with TB&W and when they were shut down was sold to AHMSI (horrible in their own right) before they became Homeward Residential. After a few months under the new name they transferred my loan to Ocwen... My first call was great... Finally a person from the US that I could understand... Got my hopes up that something was finally going right.
I immediately started the process of HAMP since I was finally employed full-time. They required one months of pay stubs. I sent them one as I am only paid once a month, but they told me they needed two paycheck stubs so I sent them my first check which was for 1 1/2 months of pay... After waiting 4 months for a decision, they finally called me to tell me I was denied but couldn't tell me anything more than it was due to income. I finally got ahold of my account representative. After arguing with her for almost 40 minutes about it, she finally realized that my income was input wrong... They put my monthly salary in based on the two stubs I sent them so they had me with a monthly salary of 2 1/2 times my monthly salary.
So she had me resubmit my application. So now I have an additional 4 months of missed payments since they won't accept a payment until I am either approved for a refinance or get my balance due current. Well since I was on an unemployment program for a year, that balance is now around $13,000. That's not gonna happen. After another month and a half of waiting, I have now been denied again because this time, I don't make enough.
Reading these comments, it doesn't feel like they are taking the HAMP seriously. Their attention to detail seems to be lacking quite regularly. At this point I have given up hope and have started the process of just doing a short sale to get the stress off my back. I realize I am upside down on my loan, but my understanding was these programs were supposed to help us get our homes back into a manageable state for those of us who went through a hardship. I am trying to get back on my feet, but the weight of this house, and the horribly high interest rate are taking it's toll on me, and I have given up. I have burned through all my life savings at this point trying to save the home, and all they can tell me at this point is there is no help for me. Now all the work I have done to this home over the last 7 years will be for nothing and someone else will get the benefits of my misfortune.

OCWEN Loan Servicing took over the billing for my Homeward Residential mortgage on April 1, 2013. Twice in less than four months, they have failed to acknowledge payments made on my account. I called them on April 9 regarding my May 1, 2013 payment. I went through the mess of Countrywide and made every effort to pay my mortgage payments early.
April 1, 2013 payment of $830.01 (Ck. **) to Homeward Residential was made on February 4, 2013. May 1, 2013 payment of $830.01 (Ck. **) to Homeward Residential was made on February 16, 2013. June 1, 2013 payment of $830.01 (Ck **) to Homeward Residential was made on April 24, 2013. July 1, 2013 payment of $830.02 (Ck **) to Homeward Residential was made on May 25, 2013. August 1, 2013 payment of $830.01 (Ck **) to Homeward Residential was made on June 29, 2013. It was cashed on July 10, 2013.
I first called them on April 9, 2013 when I was double-billed for the May 1 payment. At the time, I assumed that it was due to confusion regarding the changeover. But now, I have been double-billed for the August 1 payment, one that has already been cashed. Presumably, these payments and bills crossed in the mail but when I went online and saw the substantial number of complaints against OCWEN, I suspect that this may be a regularly recurring business practice.

I'm really concerned with this company's business practices. They supposedly sent my attorney (in Chapter 13) a letter saying they were going to foreclose for payments from years ago before we even filed bankruptcy. They've only had the loan for about 4 months and I've made payments every single month to them. The past due ones were supposed to be included in the BK settlement.
Our attorney never got a letter and we never got a copy. I only found out because I called to make another post petition payment for July and they refused to allow me to make one because they say they are foreclosing on 7/17/13. However, the court does not have my case on the docket. Are they just lying to me? I don't know what to think. I wasn't allowed to talk to a manager because of the time difference to India. I had to make an appointment.

I divorced over 16 years ago and gave my ex the house; however, the loan still has my name on it. Apparently, they have told him he owes estate taxes and inspection fees and is saying he owes almost $300 per month more than his fixed rate mortgage payment. He is on year 21 of 30 with a small balance. His payment is automatically deducted from his bank account, yet now they have begun foreclosure proceedings and sometimes they accept his payment and sometimes they return it, but they are saying he owes almost $12,000 which would be the fees and the extra mortgage money that is NOT due them! I'm hiring an attorney to try to protect myself, but this is unbelievable that a company can get away with this.

PHH Mortgage tried to foreclose on my house without ever even going to court. They started the proceedings without notifying me. My home was listed as going up for Sheriff's Sale in our local newspaper twice. I have never been so dissatisfied with any one group in my life. These people are absolutely a nightmare to work with.

Ocwen got my account back from Litton. Now they are charging me an escrow because they say I was out of insurance for 13 days in 2011. They did not have my contract at that time (Litton did), and I have never been without insurance. I think they are a bunch of crooks. I want to pay them off, but they want more than what I owe. I have had nothing but problems with this company. I guess since my amount was getting low, they are trying to get more out of me. Well, it won't happen. I will give them what my statement says. I tried to go to their site to print out my statement from January, but it wouldn't let me print out anything, so that tells you something there.

My loan was turned over to OCWEN by Homeward Residential in March 2013. My payment for March was paid in February to Homeward. They did not make my March Escrow payment of $200.94 to OCWEN. They did make my $665.36 mortgage payment to OCWEN. I cannot contact Homeward because their automated phone messaging does not allow human contact and disconnects the call after advising me OCWEN needs to be contacted. I have been in contact with OCWEN and since July 1st, I have been told three different answers on how to resolve this debt that was paid to Homeward and they did not pay OCWEN, and the debt is therefore due from Homeward, not me.
The first call made on July 1st, I was advised that it was my responsibility to Fax information to OCWEN Escrow Dept and fax information to OCWEN Research department and that I would have the issue resolved within 48 hours. I did fax all the information to both departments. The next call on July 5th, I was advised that they would not have resolution for at least 5 days after an analysis. I asked to speak to a Supervisor to set up a payment of the actual mortgage amount due of $665.36. The Supervisor said this was not possible. I had to pay the total of $866.30 which included the $200.94 Escrow Account fee. I asked to speak to this supervisor's supervisor or someone with the authority to review my request and after 10 minutes on hold, I was informed that person would return my call.
Today, I contacted OCWEN to speak with someone that had the authority as there was no call back Friday or Monday to my request of 7/5. My first call today, 7/9, disconnected immediately. My second call handled by "Ariffe" informed me they had to pay my taxes as of July 1st and when I asked for a supervisor because my taxes are not due until July 31st and I will be paying them directly, I waited on the line for 8 minutes with nothing but "dead air". The consequences are going to be that I incur additional debt for a late July payment in the amount of $33.27 for an Escrow account that should have a credit balance of +$145.63.

My home was financed through Homeward Loans. They sold my mortgage to Ocwen four months ago. Just 2 years into a mortgage modification, everything was going fine. Then I get this letter telling me to send payment to Ocwen Loan Financing. That's when the nightmare began. My loan payments increased by $263.00. I went through the modification to lower my interest to lower my payments. Now I'm at risk again of losing my home due to the unjust raising of my home payments.
With my only income right now, it's impossible for me to make such payments. Ocwen says they will work with me to re-modify my loan. I don't want to re-modify loan, just want to be left alone and let me make the payments that I have been making. The economy is picking up and mortgage rates are back on the rise. This is just a reason to justify increasing my rate, I believe. I have an affordable loan payment. They are preying on it, a lender for unjust causes.

I called a few days ago and was informed to call again. When I did, I was not allowed to reach the assumption department. I just had questions for them for possible action, but I was not allowed. This is not customer-friendly. No forms were on the website either. There is little information on the web. I am very unhappy with the services and lack of human contact. They said I have to have a "good reason" to be transferred to that department. When I informed them I was ill and needed to speak to the department, they say they would call me back.

When I transferred Homeward Residential mortgage company to Ocwen, my mortgage and my life have changed. Ocwen refuses my monthly payment whenever I send it off; it was not enough for Ocwen. When I called the company to talk to customer service, you cannot understand what the person is saying. I explain to them about the mortgage, but they can't give a good answer. The mortgage company said they are sending a modification package several times. I never receive the package until when I get a lawyer I try my very best to pay mortgage. Ocwen is now putting my house on foreclosure. We all need help from this company.

I have been with Ocwen since August 2012, when Saxon sold our mortgage to Ocwen. We have been shuffled around since then. Not only have they lost mailed packages of paperwork but the inaccuracy and inadequate performance of customer service is horrid. I feel as though we have been put on a merry-go-round and keep turning up with the same thing! Right now, we are waiting for our modification again. We had been denied even though we both work and can afford a modified loan. I feel all this work had fallen on deaf ears. Whatever happened to customer service? I have gone to other sources to help save our home from foreclosure. I am on pins and needles praying that this is going to work! Ocwen, you should be ashamed of yourself! Companies like this should not be in existence.

I made a payment of $10,500 at the end of June to bring my mortgage current. The arrangement was to cover my past due amount for the principal, interest and escrow. The $4,000+ in late charges were to be left out of the arrangement. When I checked my account, it showed that the payment had been applied to the outstanding $4,000 of late charges and then applied towards just my April payment, and the remaining money was put into a suspense account. What is interesting is that I had tried to make a partial payment in June and was told that since I was past 89 days, the entire past due amount would have to be paid. No partial payments were allowed, which is exactly what they did by applying my payment to my late charges first and then to my past due amounts. I am now working to get the funds reapplied to the actual past due amount and bring everything current.

I have another piece of property that got sold from Homeward (derivative again) during the transition of about a month. I was current with AHMSI, AHMSI sold to Homeward, and then in a month or two, Homeward packaged and sold it to Ocwen. This particular piece of property has been a bad experience since it was bought, plagued from the beginning, back in 1987. I bought another house using my VA benefits, and still have this property (the Ocwen property). I have kept making payments all these years to try and live up to the original terms, and the property has been transferred through many lenders over the years.
When these transfers take place, it creates another time-consuming communication just to establish, plus, they are the same as AHMSI, though short, I also include Homeward. The website does not work. I was given an email address of support@ocwen.com through one of the support people, which was returned: “Delivery to the following recipient failed permanently: support@ocwen.com (the rest deleted for brevity...).” Ok, I have had numerous conversations with support reps to try and get things in order with Ocwen, but to no avail. The end result in that conversation is always to try and sell me something else (mortgage protection, etc.), which I don't want. So what is support? It seems like support should be where you can reach an agreement and all can move forward, but that is not the case. You cannot reach anyone that can actually get something done and concluded. All they do is write down what is said, that's pretty much it.
The people you talk to are only phone answering people with a script. This is part of a bigger problem that allows companies like this to exist; it is part of the previous problem that our country allows. A relationship is built on people doing what they and saying what they do. I have been told stuff that leads nowhere by Ocwen. My impression of them is they are predators as well. They will be predatory, and as the economy loosens up, they will get more predatory. I have watched this cycle several times in my life. Well, I am much older now than when I bought that property, whereas I want to be true to my word and I have come to the conclusion that eventually, I simply won't care anymore.

I have a mortgage with HSBC. I make my payments using online bill pay, as always and sent it to Buffalo, NY, until May 7, 2013. Since then my nightmare began, because I was doing a refinance and I noticed that the May statement showed an unpaid balance due. The underwriter of the refinancing institute required the payoff demand of my mortgage from HSBC. So they find out that the April payoff demand is the same as May 2013. I called HSBC to find out and they told me that the payment for May 2013 will be transferred to PHH Service Center to be taken care of. It may take a longer time to transfer from NY to Pasadena.
Later, I received a new statement with new loan number and new mailing payment address in June. I made my payment with Citibank online bill pay to the Pasadena office on June 6, 2013. In the meantime, I keep calling them to find out where my May payment went. They told me to fax proof to show I had already made my payment to them, so they would investigate where the payment went. In the first and second time they told me fax to 1-856-917-8322, it took 24 to 48 hours for the system to update.
After I faxed it on 6/12/2013, I kept calling them every day to see if they had received it yet. On 6/14/2013, I called them again to see if they got my fax yet. They confirmed my fax number and told me that it was not the correct number to fax. I should fax it to the Missing Payment Department at 1-856-917-2946. So I faxed it again to both numbers. And I requested them to give me a letter to state that I did make my payment on May & June without late. Some kind of error might have happened from the bank, but they told me that they couldn't give me any proof letter because it was their policy and they said they couldn't help.
On 6/17/2013, I called again and confirmed they still didn't get it. So, I had to go to a branch in person at 227 W Valley Blvd #198B San Gabriel, CA 91776 and asked them to fax and follow up for me again. They called the same number but the branch officer said that PHH didn't find my conversation record. They gave the branch the same fax number that I used before. I told the branch officer that they said that wasn't the correct number. I followed up on 6/18/2013 with her and she told me finally that PHH got my fax and they used my June payment to cover the May payment. They still didn't know where my May payment went. I requested a letter from the HSBC branch but they told me after the loan passed to PHH to be taken care of that HSBC could not do anything.
The next day, I asked HSBC branch officer to follow up for me but PHH said they could only talk to the borrower. So I called PHH to ask for a proof letter to state the error happened and it was not the case of late payment. PHH stated that they needed another 2 to 3 weeks to investigate. I really feel helpless and hopeless. And every time I call the toll free number, I have to repeat the whole story again and again to different customer service personnel. And they keep giving me different fax numbers and asked me to fax their manager department, 1-856-917-8291. I contacted the customer service manager, Ross **, about this incident on June 26, 2013. He could not find my record and could not understand my situation clearly. He was not helpful and like day dreaming in the entire conversion. He was not willing to solve my problem and hung up my phone.
I think HSBC made a big mistake to let PHH to take care of their mortgage loans. PHH is a bad management company and created the mistake without admitting their fault. I have lost the chance to get a better refinancing interest rate and got the rejection of my refinance application by the underwriter. HSBC has my proof payment letter from Citibank to show I made my payment on time but PHH said they could not communicate with their lender, HSBC. It is ridiculous and clearly shows PHH has a bad system and cannot keep track of their payment system. PHH has a bad customer service system and cannot even provide accurate information to customers.
I do not want to deal with PHH anymore and I hope HSBC can stop using this management company. I have no idea if this complaint letter will be followed up by a proper person in HSBC but all these mistakes caused my loss at a chance to refinance my mortgage. If anyone wants to complain about PHH, try the Federal Reserve, Federalreserveconsumerhelp.gov.

They would not accept payments from me after numerous attempts and had no explanation as to why except that my loan modification was not complete. I NEVER REQUESTED A LOAN MODIFICATION NOR DID I NEED ONE!!! 18 months prior, they attempted to foreclose stating I owed an undisclosed amount of late fees and other bogus fees and told me my only option was a forbearance plan which increased my payments more than $400 monthly, which I paid for 18 months. At which time they refused any payments of any kind (even paying the loan in full) and foreclosed, not notifying me of foreclosure sale and holding excess payments that were in suspense of $8,258 SOLD to a third party investor who attempted eviction.
I filed a lawsuit and have kept possession of home but only by spending more than $300,000 in attorney fees to fight this fraud. The fight to keep my home has cost me 10X's this amount emotionally, physically and mentally as they have denied ANY wrongdoing. Not to mention the investor who has filed motion after motion with the courts trying to say I am a deadbeat homeowner. It has been the most exhausting thing I have ever endured in my 47 years of life and not one agency our tax dollars pay to protect us is willing to do anything about it.

OCWEN Loan Servicing, LLC. Hope that your loan never get transferred to this company. My loan was transferred to OCWEN Loan Servicing, LLC. In February of 2013 I set up EFT payments from my bank. On 6-14-13 I started getting calls from OCWEN Loan Servicing, LLC. They were stating that my June payment was not made. All weekend long they called six to seven times a day. Monday, 6-18-13, I called the bank and they confirmed that the payment was received by OCWEN Loan Servicing, LLC. They received it on 6-12-13. They called every day, several times. I explained that the payment was received by them. They wanted proof and called me 56 times over the next 8 days, telling me my payment is not paid.
They have horrific Customer Service. Most calls from them are on a very poor connection, and fade in and out. It is very hard to hear what they are saying. All calls are from a call center out of the USA. I see that they have many class action lawsuits working against them and many BBB complaints. Document your calls to them and, still better, record them. Post all your calls on Notes800.com. Keep records.

I’ve been dealing with Ocwen since they took over as my loan servicing company. Prior loan servicing company was Litton Loans. I have been in the Foreclosure Process for almost 5 years now, first with Litton and now with Ocwen. I sent in the requested paperwork that Ocwen asks for in trying to save my home. They will then call me and tell me they never received it; 99.9% of the time, you can't understand a word they are saying because they don't speak proper or clear English. This is because even though Ocwen is based out of West Palm Beach, Florida, the people that call and harass you every day from Ocwen are in India.
Well, recently, I was dealing with Magdelina who was keeping up with her scheduled appointments with me until April 29th, 2013, when she was supposed to call me around 9:30 am EST. I never did get that phone call, was home all day waiting. In March 2013, again I asked for paperwork on when the Judgment was entered. I told them I don't have it and asked for it to be sent to me. I also asked when the Actual Default was and also asked for paperwork on that to be sent to me. They asked me to send in the MHAP paperwork - I did. I faxed it from my home. They asked for me to sign and Date a Dodd, or Dodd Frank. They asked me to re-fax in the information on my child support. They asked for paperwork to be signed by my son and they asked for an EZ Form 2008. They told me to just fill in the top of that form, sign and date it.
I told them I don’t have any of that paperwork. It never came in the package they had sent to me. They said they would mail me all the paperwork and I said great, as soon as I have it, I will fax it to them. New appointment set with Magdelina for March 25th, 2013 at 10am. I told her when she called I am still waiting on the Judgment and Actual Default papers that I had asked for. I told her also I am still waiting on the Dodd, 4506-T, and I told them I will resend in the child support information as soon as I had all the other paperwork they needed from me and would send it all together. New Appointment set for April 8th, 10am EST. I spoke with Magdelina at 10:11 am EST. I told her I still have not received the Dodd Frank Form, or the 4506-T Forms have not received the Judgment or Actual Default paperwork I have asked for. Also, in all these phone calls, I have asked who my Mortgage Company is. They won't give me that information.
Magdelina said she would speak with her supervisor about paperwork not being sent. Next appointment set for April 29th, 2013 at 9:30 am EST. In the meantime, I did receive the 4506-T Forms on April 18th, 2013 but no other paperwork has come for me to fill out and resend to Ocwen and the Judgment and Actual Default paperwork has not been sent either. On April 29th, 2013, my phone did ring around 9:30 am EST and I answered it and said, “Hello, hello” a few times but no response on the other end and then I had a dial tone. Who ever called that day, hung up within a matter of seconds and I have no idea if it was Ocwen and my scheduled appointment.
Since then, I’m still waiting on the paperwork and have not heard from Ocwen since. If they are calling, they aren't leaving any voicemail. I do monitor my voice mails. I am tired of harassing phone calls and very stressed over this all. I’m depressed from it because this has been going on for almost 5 years or over 5 years. I’ve been thinking that maybe they don't have the right to foreclose on my home and I did receive 2 checks from Rust Consulting Inc: 1st check for $1,000, 2nd check for $300 about an agreement between Litton and the Federal Banking Regulators, the Office of the Comptroller of the Currency and the Federal Reserve Board. They stated the payment is related to an enforcement action regarding deficiencies in the mortgage servicing and foreclosure process of Litton.

First, I had loan with Litton and had won $9,000 with Texas Lottery. I called Litton and told them I wanted to pay everything and bring my loan current. I paid over $4,000 and the next month, my payment was still $875. They never told me where my money went. This happened twice. Then I tried for the modification and I would pay for three months, and then have to start over and over. Then in Nov, they said I didn’t qualify for government modification so they gave me an in-house and said that I would pay $856 a month and that it would never go up until I paid it off. Then they sold it to Ocwen and I paid the $856. Then when I paid the August payment, the place where I send the money through MoneyGram called and said I had money sent back to me. I went to Walmart and had two payments sent back from Ocwen. I called them and they wouldn’t talk to me, put me on hold forever or hang up.
When I asked if I could apply for loan modification, they said I didn’t qualify. In Nov, I got a call from Attorney Acurance and they had all my information. They said they could get me loan modification from Ocwen and they are working with them and that I should call Ocwen that I am to do stuff with them. This is what Ocwen wants too, so I did. I sent them payments for Jan, Feb and March. Each month, they say it’s almost a done deal. Then in March, I called and a lady answered and said that because I deposited my money directly to their bank account, that I lost all the money and that this place was shut down and is a scam. So I called Litton holding back tears and they now say I can apply for modification. So I sent them all the paperwork. Months go by and they said same crap Litton would always say: they didn’t get the paperwork. I sent it seven times and I emailed it 50 and they got everything finally.
Now, they are saying the owner of my loan doesn’t want them to give me a loan modification. So I asked who owns my loan and it’s not one person but a lot of people. I am so confused. I can’t afford a lawyer so I filed papers with the court asking for my payment history and I would like the judge to look at what they do. I go to court on July 1, 2013. In my broken heart, I have no faith in justice system and I won’t be able to look out the window and watch the squirrels or the dogs running through the high grass, the birds walking around the boat I made in to a pond with goldfish that I can’t catch and when I leave will surely die. I cry myself to sleep every day. My husband said if we lose the house, he’s going to kill himself. He is really sick and depressed, stays in bed all week, hardly ever gets up. Now, I’m going to lose everything on July the 1st.

Sweet and Short. Ocwen buys first mortgage from HmEq Loan Servicing in July of 2010. I am unaware of this. My mortgage continues to go to HmEq. In October 2010, Ocwen notified me via telephone that they bought HmEq and they are collecting payment for the month of September 2010. I told Ocwen that payment was sent to HmEq. Ocwen claims that HmEq did not forward payment. I refused to pay anything more and asked Owen to track my payment. Also, I had sent them a bank statement that payment was received. For almost a year, I was harassed, still refusing to pay. Ocwen finally admits that they have tracked and received the September 2010 payment.
Now, Ocwen claims that I owe for Hm Insurance which I purchased on my own. Tune now changes to “We are collecting a debt for land taxes.” Again, I don't have an Escrow account and I pay for my own land tax. Currently, I am now being harassed for late payment. Ocwen cannot get their story straight. This has been going on since October 2010 to present, June 18, 2013; daily calls up to 20 in a day harassing me for payment. I told them, “Take me to court and I'll bring my bank statements.” I am currently stuck with Ocwen. No one will give me a refi as Ocwen reported me to the Credit Bureau. With the many complaints that I have viewed, I am frustrated that Ocwen is still in operation. I am reaching out for help as one day, my luck will run out and then I'll be out of a home. So many "I CAN HELP" programs, but who to TRUST?

We had a mortgage with PHH and a second also. Like many, the value was not there to pay off both loans. So we got a lawyer put the house on the market for short sale. Long story but the quick story, the second mortgage company would settle for $6,000.00. We owed PHH $249,000 and $6,000.00 is $254,000 with some late fees. We had a contract for $275,000 that would be $21,000.00 that PHH would have made. They would not take the deal. My lawyer did everything she could do. But they foreclosed on us anyway. Now the house sits empty. Thanks.

The Ocwen collection department has been calling me since April. I had surgery on April 15th and they tried to reach me on my cell phone. I went from the major surgery to rehab for two weeks. When I got home, I finally answered the phone. All my bills are made on time and I have 800+ FICO scores. They said that I had not made my payment and I had proof that I made all the payments to them. I financed through The Lending Company; it was sold to Homeward Mortgage, and Ocwen bought them. People from outsourcing, either Korea or the Philippines, called me four and five times daily from April to date.
I have also received letters saying I had a choice to modify my loan (of which they sent paper work to apply) and it would save me $3 a month. I am not late on any payment and have proof. Homeward lost my check; my bank shows it was sent out. I have faxed all this information. Then they just sent me a bill to pay two payments along with a letter that I could do deed in lieu of foreclosure, sell my house or go to short sale or foreclosure. I am not late on any payment and never received notification to send my payment to Ocwen. They said I did. They may have mailed it but it was not received by me and I continued to make my payment to Homeward.
I can go on and on but I think you have an idea of the insanity I am going through. I have had a hard time having them get me to someone in America when I ask to speak to a US person. The mental anxiety and the major surgeries I have just gone through in the past eight months is causing me to go to the doctor for some medication to settle down. Where do I go from here? They are supposed to have a branch in Phoenix AZ where I live and I could bring this to them. I have faxed seven times today to them (I have no phone numbers except for the collection department and they do not talk to each other). Maybe if I fax more, someone or lots of people will get the information and find my checks.
They asked me to have my credit union change my checks to Ocwen. I requested and a manager called me and said that had to come from them. The last check went to Ocwen GMAC as that is the only one they have been authorized to send checks to. How do you get the two departments to talk to each other and to read the information I am sending? Maybe when they get a few more copies faxed to them, someone will take care of this. Any suggestions?

We had a loan on our home in Florida and the monthly amount keep going up even though we had a fixed rate. Ocwen took over. My wife lost her job and we could no longer pay the full amount. We called them and tried to make other arrangements and they told us there was nothing they could do. We got our attorney involved and still nothing. Once my wife got a job 6 months later, we were $12,000 out and they demanded full payment. Since we could not bring it current, our attorney said to stop paying it and we would neg. a better deal. It has been 5 years and we no longer live in it, however, it is empty.
We have had 5 short sale offers, however, they do not respond. We currently owe over $310,000 and it has a Zillow price of $120,000. The current short sale offer is for $70,000 but we still have no word from them. I received a letter today claiming that it was vacant and we did not notify them; however, they have our current address in Colorado. I would love to settle with them or sell it but they have no interest in working with us and from what I have heard is that if they do, it could be worse.

My mortgage loan was sold to Ocwen from DR Horton in 2005. I have absolutely nothing good to say about Ocwen. Ocwen practices dishonesty. Ocwen is very unprofessional, unorganized, and the list goes on and on.

We have always paid our bills on time, but when Homeward sold our mortgage to Ocwen, we sent in our house payment the first of April 2013 by online bill pay. The bank shows that it was sent to Ocwen, but it had the Homeward account number. Ocwen states they never got it. We tried to call Homeward, but the calls are forwarded to Ocwen. We have faxed proof from our bank that the bill has been paid and on time, but they keep telling us that we are delinquent. We receive constant phone calls and letters in the mail. We call and explain to them every week that the bill has been paid, but they state that the information is incomplete. However, they cannot tell us HOW it is incomplete or how to fix it.
They have the payment, but keep stating that they did not receive it. We are in a trap and cannot get out. There is no one who understands this problem at Ocwen, nor is there anyone who knows how to fix it. In the meantime, they keep constantly calling and sending notices in the mail. I feel like they ripped off our payment, and want another one in its place. They need to find where our money went, and put it in the right place.

They cashed our April payment. They charged our tax and insurance payments. They charged late payment and an unknown item that we don't have any idea about. They had caused our credit score to go down 70 points. They rejected our modification for no reason. They are sick and I don't know how to get them out of my life.

On July 24, 2007, the bankruptcy court voided the mortgage on our home, due to the fact that the bank had forged our names to the mortgage, notarized it and recorded it in 2004. When Saxon tried to illegally foreclose on us in 2005, we were forced back into bankruptcy to have time to figure out how they thought that they could foreclose on us. After the mortgage was voided, the bankruptcy court tried to sell the voided mortgage back to the defendant so that they could continue on with the illegal foreclosure. We were forced to go appeal to the US District Court two times, winning both times. The bank then appealed to the US 6th Circuit Court. On January 4, 2012, the mortgage on our home, which was held by US Bank and Saxon Mortgage, determined that the bank was not entitled to an equitable mortgage (** vs. US Bank).
In 2010 Saxon sold the voided mortgage that they had no interest in to Ocwen. To this date, they still force insurance on our home and pay the property taxes and have their name on our property. Due to the length of time we were in litigation with this bank, we were unable to put any money into our home. This May, I received another letter from Ocwen stating that they were again placing forced insurance on our home. So I filed a claim. The insurance company found that we had serious wind damage to our roof which had compromised our home to the tune of almost $17,000. However, the bank was named insured. So we had the insurance company also put our lawyer's name on the check. The check was cut April 30, 2013.
Our lawyer sent Ocwen a letter on April 16, 2013 instructing them to quit insuring and paying taxes on our home, that they do not have any interest in the house; he requested a response in thirty days and has yet to hear from them. He has gotten the phone runaround for over three weeks now.
In the interim, our home is literally falling down on us as the pictures that I am attaching will attest to. Since we discovered our signatures forged in 2006, when the bank submitted their claim to the bankruptcy court, and we reported the crime to the courts, we have been continually victimized by the bank and their servicing companies. They have cost us thousands of dollars for reporting the crime of forgery and fraud that was committed against us. They have drained us financially and emotionally, and now through deceptive practices are holding on to a check that they have no right to have. They have no claim to anything that has to do with our house and yet they go along with business as usual. They have again forced insurance on OUR home and they are holding proceeds that are intended to fix our home.
I will be interested to see if our signatures get forged again, which will throw us into what, another seven years of litigation, for being the victim of a crime.

Ocwen took over our mortgage from Great Western Bank in 1993 and the problems began right away and have continued through this morning (6-11-13). My gosh, that's 20 years of problems with Ocwen. We would have changed banks but our interest rate was low & it would have cost us more to switch. Often, Ocwen would suddenly charge a HUGE jump in interest on our statement (illegal!!) or bill the incorrect amount, or the "extra payment to principal" was wrongly applied toward the next payment instead of to the "principal". I spent days of my life on the phone with customer service getting them to correct their myriad of mistakes.
Ironically, the people (yes, they are outsourced foreign folks) who answer the phones are always so patient, helpful and kind, but their hands are tied because whomever is running the show at Ocwen really does not give a "flying fig" about customer satisfaction. The last 3 months, we have not received a paper statement in the mail and are unable to access our account online, so I am forced to phone Ocwen to get my needed info. Thank God for automatic bill pay through my personal bank!! Today, the nice customer service gentleman in India assured me that Ocwen is "trying to fix" the problems I am having logging-on to my account and receiving a paper billing statement... I won't hold my breath!! We are now on the down-slope of our loan, almost the entire payment now goes toward principal, our interest rate is lower than any other bank can offer and we only have a few more years until the house is paid off, so we will "stick it out".

As with most others… over a year of paperwork, poor speaking representatives, and constant lost paperwork - some sent 4 and 5 times by me (I have the paper trail to prove it). I was approved about a year ago (whatever that means), received a new mortgage payment of $1,074.00, not sure where the money actually goes though! I feel I am renting my house rather than being a homeowner. I have been paying through Western Union quick collect as suggested by OCWEN the whole time (trial period to most recent). I have tried 3 times to make a Western Union payment in the last week, and they do not go through. Western Union says missing or invalid account?? OCWEN wants me to send them a check (I will not). What kind of company cannot accept a payment through one of the biggest wire transfer agencies in the US??
I do not trust OCWEN, nor should you! If you are involved with these crooks, I wish you the best of luck! I for one am not playing their game anymore. They have put me through enough hell already. It's looking like bankruptcy is my only option, and to say that really sucks! I am certain this company (and others) will be hit with class action lawsuits. Unfortunately for me, it will most likely be too late. I have a good job and am able to make my mortgage payments... OCWEN just thinks this is a game apparently.

I was assigned to 14 different reps while trying to get a modification. And each rep was asking me to fax my info to their personal fax number several times. Most of the reps had a heavy accent and it was difficult to converse. Finally, I was told all the paperwork was complete and to wait 30 days for an answer. The next day, the 15th rep told me I had to send in all the paperwork as if they have nothing. Ocwen just wants to drag out the process. I am frustrated!

We were notified of a pending foreclosure on our property in May 2013. I contacted Ocwen and was told that we owed $5,100 to stop the foreclosure. They then sent us an email that the amount due was $5,700 due by June 13, 2013. I made the $5,100 payment via wire transfer on June 3rd with the intention of paying the remaining $600 on June 13th. The email then stated we would be caught up till July 1st. Sounds good. Problem is my wire transfer was denied on June 10th. When I called Ocwen, they stated that it was an insufficient amount to cover the debt of now, $6,500.
I referred the person on the phone to my email which I had pulled up in front of me and was told that they had no record of the email. I asked to speak to the representative listed on the email and was told that department doesn't take calls. They then offered to have a representative call me, but they couldn't schedule that call till Jun 12th. Not feeling very confident that this company really wants to resolve this issue. They seem to really thrive on fees, hidden costs, etc. I cannot believe that a government that wants to help people stay in their homes allows a foreign company to abuse lenders as Ocwen has been doing to so many. There has to be a way that I can have this resolved without losing my home and without this ongoing delay in resolution by the company.

My husband lost his job in January 2013. I filled out paperwork and faxed it in on 4/6/2013. I called several times to check on the progress and spoke with Michael, Vincent and so on. Finally, today (6/10/2013) we were not approved because they said that my husband should be able to find a job. Glad they think so. Filled out 200 applications and had interviews, but no luck. Does this company have a crystal ball? I'm glad they can tell me this. Now they are sending default notices. This company is bad. Stay away. I am reporting them to the New York State Attorney General. Hopefully they can help. If not, I'm out of luck!

They are a horrible company. The BBB has given them an F rating. They have over 1,000 unresolved complaints with the BBB. Countless lawsuits have been filed against them throughout the country. I strongly suggest you do whatever is necessary to get away from them. They messed up my payments, charged more fees than I had ever been charged, I couldn't understand half of what they were saying, and they did not send documents that nearly caused me to lose my home.

We bought our house in 2009. We had a set of twins very early. They required a lot of things so we got behind. We went on a payment plan and I was making the required payments by the schedule, they told me. All of a sudden, a payment came missing. We went for a modification. They sat on it for a year and gave it to a guy they didn’t know about our type of loan, which is a VA loan. I contacted an attorney and told PHH. All of a sudden, it got fixed in 30 days.
I got sick in November 2012 and found out I had a brain tumor. I had brain surgery in January 2013. In February, my husband paid over $2,000 to help catch it up and asked for a repayment plan to do the rest. They said no. Month after month, we called and they denied us. We just found out they put it into foreclosure and said we had to pay $4,000 for 3 months behind. They just put our account to the attorney the day before. Our payments go up and down when we are supposed to have a fixed rate. They say our taxes go up or down every year. Stay away from these guys.

My Mortgage was purchased by PHH in April 2013. I had a loan modification in the works with my previous mortgage company and all the documents to support it. PHH had my mortgage amount posted as $1756.00 a month, it was only $915.00. Once we fixed that, they sent back my May payment twice stating that I was not paying the full amount owed. I had a case worker, Ms. **, who sent me an introduction letter 4 times; however, she was clueless when it came to anything.
I had to send over the same documentation 7 times. I scanned and e-mailed it, faxed it, and sent it by UPS. Yet, they still said they hadn't received the documents. No one would return my e-mails or phone calls. Nothing seems to make any sense. They tell you one thing, and the next day it's like the conversation never took place. I finally had to contact an attorney and file for chapter 13... It's sad, because the rest of my credit was perfect. Stay clear!

I have been a consumer for GMAC Mortgage for about 10 years. I have been trying to make payments on my mortgage. Just recently, Ocwen Loan Servicing informed me that they were now my loan company and that I was to make my payments to them instead of GMAC. Just two months ago, I was switched to another company called LenderLive Network. I am very confused as to what my current situation is. I am unable to tell whether Ocwen are scammers or the help I will need.

I anticipated that my property would go into foreclosure as I had an adjustable rate loan and, despite the market, was able to sell enough of the lots to completely clear the loan. Ocwen deliberately delayed closure of the escrows, refusing to allow concurrent closure, not returning title requests or calls, etc. This went on for a period of 5+ years with escrows falling out and me reselling and Ocwen raking in interest fees and additional foreclosure costs all the while. Now, Ocwen is trying to sue me just in case there is a deficiency for all the additional costs they tacked on. Their fees and interest charges exceed the original amount that I owed by about $500k - slick way to steal money. It makes me sick that my tax money was used to bailout banks. Where is the Federal oversight of these practices? I can't even afford to hire an attorney now.

I got sucked into the predatory lending. The appraisal was blown way up...we never should have been approved for the refinance. Due to a lot of bad luck which included divorce, I couldn't afford my payments. The house is not worth what I owe...Ocwen keeps adding fees...I owe about $120,000, and it keeps climbing. The house is maybe only worth $60,000. I couldn't get a modification, and they also sent rude people to do the yard work...they changed the locks...and we haven't even gone to court for foreclosure! I, at this point, have decided to go through bankruptcy...
I just give up...after sending in tons of paperwork, I am tired of it all...I grew up there...my children grew up there....but now I am walking away!

For the past month, Ocwen agents call my home phone from India several times a day demanding funds in excess of $115,000 for a property in Salem, Oregon. According to the statements sent to my PO Box (which I've had for 20+ years), no payments have been made on this property for the past five years. While threatening foreclosure, the mailed statements also reflect a bewildering array of 'pre' charges (i.e., pre-foreclosure) in addition to Ocwen homeowner insurance charges. These set of events seems relatively common based on the hours of research I've spent reviewing complaints and court actions regarding this company via the internet with one rather large exception - I have never owned this property or been associated with it.
It seems that there were three individuals in this area that had the same name (the two others even have the same middle initial although the middle names were actually different) and two of us use the same family clinic and pharmacy (although our middle initials are different and the age variance is 20+ years). None of us are related in any other way save a common first and last name (i.e., Jane **). As per Ocwen's business practice, one needs to provide the last four digits of their SSN to the overseas agent before any discussion can take place regarding a loan Ocwen believes they 'own'. The probability of my providing personal information under these conditions is 0 for security reasons (i.e., identity theft). However, I routinely return the statements indicating that this is not my property which of course, they promptly ignore.
Having tried for several weeks to work through this issue with the company, now I simply tell them that no such person exists at this number and hang-up (they have an extremely weak 'auto-dialer' so identifying these calls is rather simple). I have explained to the Ocwen overseas agent that the individual who owned that property died 5 years ago (probably why the mortgage hasn't been paid! ) and (I assume) she had no heirs wishing to claim said property. This, they also promptly ignore. Naturally, I didn't come across that information until I started getting these odd phone calls from India. Interestingly enough, it didn't take much effort for a private citizen to discover this event (death) especially considering that Ocwen provided me with the property address on the statement with which to do the research on the actual owner (such is the nature of public records and competent research).
Herein lies the rub. My spouse is disabled and has irregular sleeping patterns due to severe spinal column damage (C3-C7, fused at C5-C7 and L1-S5 disc removed, not fused) and these calls do not help with these sleeping issues. Unfortunately, as a senior systems analyst, I am routinely 'on-call' for production problems and cannot simply leave the phone unplugged nor have any intention of having my phone number of 30+ years changed to compensate for Ocwen's incompetence. My spouse, a systems architect of 30+ years prior to the injury and subsequent surgeries, understands Indian cultural practices when it comes to debt collection and their flawed calling system quite well, simply hangs up the phone before the operator can be connected to avoid being overly terse with the agent of a malignant company. Of course, this is still aggravating the condition.
Were it not for the physical harm being caused to my spouse (who absolutely refuses to accommodate this nonsense by altering our lives), this situation would be a meaningless joke on the US taxpayers (Ocwen expenses for useless calls and postage) because our mortgage payments have never been late. We've had the same lender for 20+ years and Ocwen couldn't foreclose on our property regardless of how much they spend on phone calls and mailings. As regards my research, those individuals who are under threat by this predator have my deepest sympathy.

My wife and I are trying to get a loan mod from Ocwen. We sent in our package through our housing counselor office. He double-checked it before he sent it. Everything was in order. A couple of weeks later, Ocwen told us that they couldn't read my paystubs. My daughter faxed them twice from her work, then called them to confirm. She was told that the paystubs couldn't be read. I called Ocwen and got another fax number and faxed them twice from different fax machines at Staples. The same thing happened. A few days later, I went to the housing counselor office and emailed them.
A week later, I called Ocwen and they said everything looks good. A week after that, I got a letter stating that I am being referred to foreclosure. I called Ocwen again and they told me I need to send in another package. The same day, I got a letter in the mail. It said they received my request and are reviewing it. I called Ocwen back and told them about the letter. They told me to disregard it. So now, I'm starting over again with the threat of a foreclosure over my head. WHAT A NIGHTMARE!

From our own personal experiences, if I were you, I would run as fast and as far as I could get away from PHH Mortgage. If your bank says anything to you about PHH being involved with your mortgage, get up and walk out. Your life will be MUCH happier and less stressful.

Hail Damage on May 2, 2013 in Texas. I sent the funds that I received from Texas Wind Storm to OCWEN and they refuse to release any part of the funds to repair my home. I have called the Insurance loss department and I keep getting someone that I cannot understand. When I reported the damage to my home and what I received from Wind Storm, the loss department would not listen to me and just kept saying, “Send the check in.” Over and over all I heard was send the check in. Then they would send me a package that must be filled out. I then asked for a loan specialist, which was an American that I could actually understand. She was kind and made me feel like I could trust them.
I then sent the check in $23,000, and when I called back after one week, they refuse to send me any funds to repair my home. I then received the package and completed filling the forms and faxed the forms back to OCWEN loss dept. I called a day later and the loss dept. again told me they did not receive the fax. The same day I sent them the fax 3 times that day and now OCWEN is saying they will not send any funds until I get a contractor to do the work on my home and the forms have to be filled out again. I advised specialist this repair will be a private repair, of which I was told by the first American in the loss dept. specialist that I could have a private repair and have my brothers repair my roof and siding since they are the ones that built the house. Also I did advise OCWEN loss dept. I was going to have a Wind Storm Engineer there at all times to get my WP-8.
Now I am being told they cannot repair my home without a contract. Again my house is still leaking each time it rains. So I did get a contract from my family’s company, which are construction workers, and faxed the forms back to OCWEN loss dept. 4 times the same day. Now I am being told they are still going to withhold the funds because the DATE 5/31/2013 was not on the contract. OCWEN loss dept. will not release $23,000 or any funds to repair my home. I believe they are trying to keep the money. Now I believe I may have to press a lawsuit.

Ocwen issues were too many disjointed departments working on the aane accounts causing disconnects and misinformation. It took awhile but my issues were resolved and loan modified under a predatory loan settlement which help push my modification through. Thank God!!

I was wondering if any lawyer is putting together a class action against Ocwen for intentional emotional abuse and false advertising. I recorded all phone appointment conversations with case managers (assuming it can be used legally since each start with recording disclosure) and paperwork. I was approved for HAMP through Ocwen and the government sponsored financial advisors assigned to handle these cases. I made all trial payments as requested on time of $773.76 and was told my final agreement with permanent loan modification would arrive in June by my Ocwen case manager, Alicia **, who said she would make an appointment to speak with me on May 8th to take next payment since I won't be able to on the website now that the trial period is completed.
I was checking my loan on the Ocwen website as I do randomly due to distrust in Ocwen and found an email flashing at me stating I do not qualify for the HAMP program with my appointment with my case manager cancelled. Are not corporations considered people now, so would there be no way to pursue lawsuit against Ocwen as a person for emotional abuse or torture? This is a simplified description that does not include dozens of calls, repeated paperwork sent 5 or more times with same information and total lies and false assurance. Ocwen is a debt collector preying on desperate homeowners to squeeze money out of them not to help or modify a loan. Thank you for your time.

Ocwen got our mortgage from Homeward. We are screwed! We were two months behind working on catching up. Homeward refused our late payments. So then we started working on a modification and then out of nowhere, we got notice that Ocwen holds our mortgage. WE have submitted more than a dozen times the paperwork needed to modify and still they claim they are not receiving some of the papers. One minute, it's pay stubs and then all of a sudden, it's the hardship proof they can't find. Funny how I can mark emails as high priority and return receipt and they don't get it.
I send it regularly and they only receive what they want to receive. They are not here to help at all. They are looking to capitalize on any equity you may have in your home. We are not 6 months late, thanks to them "not getting the paperwork"... nothing but lies!! Now, I have to have a lawyer that I have to pay just to fight them for the modification. Okay, so that's $4000 for the lawyer in payments and still my debt rises in refused payments!!! Why is this company allowed to do this? Prey on the less fortunate for what we struggle to save?

Ocwen sends one coupon each month for mortgage payments. They stated they sent one April 25, 2013. We didn't receive it until May 5, five days past our due date. Within the sendoff date, my husband spoke to a customer service rep who told him "don't worry about it", meaning not to send a payment at all (not a good answer, in my opinion). Then I spoke with another CSR who said to send the payment to a Phoenix, AZ address, in which I did.
Two and a half weeks later, I get a phone call stating that we missed our payment. Another week later, we get a letter stating we have incurred a late charge for nonpayment. Another CSR later they are unwilling to change anything, or find a better solution, or let us speak with a supervisor. What else can I do other than spend $40 for a stop payment check and pay again? We plan on paying via our bank's bill pay, but want to make sure we are paying the right people first.

Last year, I was experiencing some financial difficulties. My mother got ill and I had to travel overseas to look after her. As a result, my mortgage payments were late so I decided to get a loan modification. The previous mortgage company was GMAC and now that Ocwen is controlling the loan, everything went okay until the second payment in April 2013. They sent it back stating they did not know which account to apply the payment to. The payment had my return address on it but they decided to send it to the bank so I was not aware of it.
The bank had the cashier's check for about three weeks. They had received the first payment in March 2013 in a similar manner which was applied to the account. OCWEN said that I failed the trial period for HAMP and now they want to foreclose my home. The monthly mortgage payments are now back to the original payments. I have called them to work things out but they are being difficult.

Ocwen Loan Servicing has a whole menu of fees. My loan was transferred to this company for servicing in April 2013. I have had this loan since 2003 and have NEVER been late on a payment since the inception of the loan. Who/What gives a loan servicing company the authority to charge fees that were not agreed upon in the original mortgage? I have done some research on this company. The BBB has given them an F rating, and the FTC has issued an alert on this company. What can I do to get away from this company aside from refinancing? Surely, there are some kinds of standard or protection that are afforded a consumer when they are involuntarily pushed off onto another company. What keeps a consumer from being messed over by a company on the most expensive purchase of their lives?!?

PHH is a nightmare. We had our mortgage sold to them about a month after we bought our first house. That was in November. It is now May and every month, they mess up our payment somehow. We have had four late payments because they told us our automatic debit was set up which didn't go through, and they failed to notify us that we were late. We didn't know until we got a letter from a collection agency! My credit score went from 755 to 660 solely because of this. I've never had late payments in my whole life. Then, when we called to get things settled, they never get it settled even when they tell us. One day, someone says one thing; the next day, another person tells us the complete opposite.
On top of all that, they set us up with a case manager who promises on his VM to call back within three hours. Yeah right! I called a week ago and haven't heard a peep. And then, I called to make my payment, and the collections person has the audacity to ask my why we were late on our payments. Really?! So nonetheless, he heard an earful. Never choose to use this company. They are horrible and by far, the worst company I have ever in my life dealt with. They ruined my credit report and in return really upset me and stressed me out. It will take me years and years to fix my credit! Terrible!

I had applied for this in 2011 thinking I would be approved since I only make $2.13 an hour. I sent them everything needed. I was denied because I had $2,000 in a 401k from my job. Then I received a modification which is crazy. It talks about shared appreciation and arms length. I received a 2% rate but if my home goes up in value, so does my payment. For three months, it was $295. The fourth month, it went up by $50. They said they took off $38,000 but said even if I make all the payments, I still have an amount due. I suspect that this is the $38,000. I have been with them for almost 8 years and have had trouble with them in the past. In 2009, I was out of work. Due to illness, I got behind. They started adding all these fees. I was behind $1,800. Even with late fees, it should not have been more than $2,300. Their totals came to over $3,300. I was able to pay this and was told that this caught me up.
The next month, I was told I owed an additional $1,200. I tried to tell them that I was told the $2,300 was all I owed. They said these were additional fees owed. I had no choice but to pay these or lose my home. This loan I have with them now is nothing short of a predatory loan. I do not see how they keep getting away with ripping people off. With my debt to income ratio, they should have approved me for the modification. Someone should step in and do something about these companies. I also had to change my phone because they were calling me at least 10 to 12 times a day. There is much more but I feel like I would have to write a book to tell all of the things they have done to me over the years.

Every time I call, I get sent overseas to a non-English speaking, non-American, non-USA connection. Why do I have to pay for foreigners? I do not live in those countries. Why do I have to support them? This is the rudest company I have ever dealt with and as soon as you get a recording, it says this is a debt collector and that they will use any information collected against you. What's that all about? What a nice way to greet a new customer. I will go to a much higher rate on a loan just to get rid of this awful pathetic company. Since I can't use profanity, I guess I better stop here. Oh and I am sure they will not share this review since it is not in favor of them.

When loan was transferred from Homeward, Ocwen promised multiple times that my statement would be the same and yet they only gave me the amount for the "minimum payment". I have always paid the fully amortized amount but they would not give me that statement. They continued to promise but I received nothing. Finally after many calls and hours on the phone, I received an accurate statement which I immediately paid. A month later, the next statement arrived, perhaps it's finally resolved... Nope! Third statement is back like the first. Now I have to start all over.
I called and was told the online statement was just an estimate and the paper statement would be correct. So I had to wait another 5 days just to find out that Ocwen was wrong yet again. The paper statement was exactly like the online statement. They were wrong again. Now I'm looking forward to many more phone calls, and hours on the phone just to find out how much I owe and get a ** statement.
Ocwen is the most inept company I have ever dealt with. They are idiots, liars, or just thieves trying to manipulate customers into bad payment decisions. I don't know which.

My husband and I have a home mortgage and home equity line with Ocwen. Our loan originated with Morgan Stanley, but Ocwen took over their portfolios awhile back. I received a call from a representative from Ocwen on April 24, 2013 saying an audit had been done, and they'd determined our home mortgage loan was in default! This was definitely a surprise and a shock to me since I have always paid my mortgage on time. I told the rep I had all of the documentation showing my monthly statements, amounts due, amounts paid, etc. I also had the letter from Ocwen, dated 11/19/2012, showing our new adjustable rate and all of the proceeding statements and payments to support our regular and on time payments. She said the system showed I was in default and that's what they needed to go by.
When I asked to speak to a supervisor, I was told there is none. She would open a case and the research department would investigate. They would have 15 days to respond to me but I would have to wait to hear from them. There was no one I could talk to. I asked and received a fax number for the research department. I immediately sent off a fax with support to the research department. On April 25th, I received a letter dated the 24th addressing our inability to pay and an application to apply for hardship. On Friday, the 25th, I received a certified letter to the tune of $6.31 postage to notify me of default. On Saturday, the 26th, I received a confirmation that my documentation had been received and they had 15 days to respond. Twenty four days later and I've heard nothing. When I call, they tell me the research department is not able to accept incoming calls and they're still working on it. I continue to get default letters every few days.
As an individual with good credit, who pays her bills on time and in full every month, I'm more than a little upset that this can happen, and I'm at the mercy of some research department in West Palm Beach with no access to an individual who should easily be able to remedy this situation. I am concerned that my good credit will be damaged by some inaccurate audit on the part of Ocwen. I, too, am seriously thinking of selling my house to get rid of any affiliation with Ocwen.

Ocwen bought the servicing of my loan from Homeward and took over the account on April 1, 2013. I had a cash offer for a short sale on the table. They wrote me on April 17th to identify my negotiators, ** and **. My broker persists in wanting to send in any new documents they required so they can address the short sale. They lied stating that they are using an equalizer, a new computer system, and they cannot do anything right away. They said they will use the old BPO from Homeward to consider the cash offer on the table. They said they postponed foreclosure proceedings but actually was secretly proceeding with the process and not at all looking at the short sale offer.
On May 1st, 2nd, and 3rd 2013, they requested documents for the short sale, all of which were sent in as requested. On Saturday, May 4th, my realtor called and stated that a Coldwell banker called requesting access to the property because the property has been foreclosed on May 2nd. On Monday, May 6, my broker received a very short and abrupt email from Kate ** stating, "Yes, foreclosure took place on May 2nd, 2013." She has not returned any phone calls from myself or my broker. This company lies and steals. I will be reporting them to the Better Business Bureau and writing to the local politician about this fraudulent business practice. They are hoping people will lie down and play dead when they steal their home. I will not be doing that.

I have not been able to get a calculated payoff from Ocwen in three months. I have contacted them several times seeking a payoff for my two loans now with them and they say they will send it - but never do. We wanted to put our home up for sale in early March 2013 but cannot because we need to know the payoff since we owe money on the mortgage - after receiving two predatory loans in 2005. We applied for a loan modification on one of the mortgages in July of 2010, 2.5 years ago, and Ocwen verified they had all our paperwork (after losing it many times and then telling us over 12 times we did not provide the correct information).
Our information was verified as correct the first time by our state Banking Commission and receipt confirmed by fax. This is the worst company I have ever dealt with. We are seniors with a home in NH and we are trying to get out from under and cannot. We have used much of our savings to continue to pay for this home but cannot continue any longer. Ocwen is just waiting for us to go into default soon so they can get our home into foreclosure status. They just received one of our loans from Homeward Residential 2013 this year. They are trying to increase the escrow amount and said we did not pay late fees back from last year, which is also incorrect.
Our payments were not recorded as on time during hurricane Sandy and Homeward gave us late fees and would not take them off. Then when loan was sold to Ocwen, they will not remove them either. I'm too depressed and stressed to deal with this company anymore and cannot afford an attorney. Ocwen knows NH is a non-judicial state and they do not have to go through the courts to foreclose and can in 90 days very quickly.

I was one of the lucky ones. GMAC sold my mortgage to Ocwen Loan Servicing in January of 2013. I did some reviewing of this company and read all the horrific things they were doing to their customers. I immediately set to work to get them out of my life before they had a chance to actually step into it. They were to begin handling my mortgage effective February 2013 and I wasn't about to let that happen. I had received a statement from GMAC stating that they were handling my February payment, so I sent the payment to them as usual. I say I was one of the lucky ones because I was current on my payments and had purchased my home in April of 2010. I started looking into my options and found that I was eligible for a streamline refinance, so I could run as fast as I could from Ocwen because they already had 133 bad reviews.
I chose Freedom Mortgage, an actual lender that not only handles the refinance, but services your mortgage as well in February 2013. They immediately were caught between who the contact was, GMAC or Ocwen, so they contacted both and both sent them payoff statements so we could get the refinance started. I started my refinance on February 1st with Freedom Mortgage, returned all my paperwork February 7th and they closed my loan on February 28th, at the same time, confirming that Ocwen would be the payee. Ocwen had calculated an April 1, 2013 payoff, which they also included interest through April, a late fee for April so Freedom Mortgage projected all that into the payoff to the penny.
I expected that I would receive back part of the interest, the late fee, and any money in my escrow account which should have been approximately $1,000.00. Instead I received a check from Ocwen for $112.16 and a letter of payoff dated 3/20/13. They basically kept approximately $887.84 of my money, but I didn't push the issue because I was just glad I was not going to be dealing with them. I received a copy of my original GMAC loan documents and a letter dated 3/26/13 stating that the loan was satisfied.
My heart goes out to all of you that have had to deal with this company. They're basically thieves. Hopefully, you're in a state where the attorney general's office takes complaints on companies that conduct business in this manner. I happen to be in Nevada and they do. As I stated, I was one of the lucky ones because I didn't have to go that route. Try and find another lender that will work with you or see what your attorney general's office can do for you in your state. But most of all, run as fast as you can from this unscrupulous company.

Ocwen called me in Sept. 2012 to let me know my house payment hasn't been made in a year. They bought my home loan from Litton Loans. I paid Litton until Sept. 2011 and got a letter saying I'd have to start paying Ocwen in Nov. 2011. In short, they said I owe them all the way back to June 2011 payments. I paid Litton. They had no record of Litton payments and they were foreclosing on my home. In short, all the loan mod they tried and refi options, Ocwen trashed my credit to where I could not do anything but file bankruptcy. This company is not out to help anyone. Their message says "Helping homeowners." "Taking people's homes" is what it should say. I hope the government or someone gets a group together to sue this company. They foreclosed on my home yesterday, May 9, 2013. All I can do is hope and pray God brings this company to their knees.

They will not accept partial payments. In order to set up such a thing, one must join their "equalizer" program with an initial set-up of $250 and additional monthly fees of $42 in order to make weekly or semi-monthly payments. Every program they have is a major rip off. I do not trust them. Once your payment goes past the 15-day grace period, you are hounded daily with their calls which start with, "This is an attempt to collect a debt." I have been late, past the 15-day grace period for several months, but have always paid by the end of the month with my additional 5% late fee included.
However, due to illness and excessive medical bills over the last 3 months, I was late with my March & April payments. And now, I see they have added $115 fee for a "property evaluation" which I was not informed about nor did I authorize. I need another fee from them like I need another hole in my head. I really dislike these people and wonder who really owns and runs Ocwen Loan Servicing. I would like to see a class action lawsuit against them.

Ocwen took over my old mortgage. They are horrible. I spend hours with them on the phone explaining I've never been late with my payments and how I have proof. They say I owe them $12,000. They also set up an escrow for taxes and insurance. Meanwhile, I pay my own taxes and insurance. I've sent them proof of that too, but they still call me every day at home and at work. They even said my home is abandoned, while I've been living there for 9 years. They messed up my credit so I can't refinance. I don't know what to do. This is so stressful.

This is just one huge call center in India. There are communication problems. The business practices are suspect at best and probably illegal. They are taking escrow funds that are not theirs, and everything has a fee. Ripe for a class action. I am refinancing and crossing my fingers that my loan will never be sold to this group.

PHH is my 2nd mortgage and I have been trying to get my mortgage modified for over a year now. I used a law office to get my 1st mortgage modified and that was completed in 30 days. I know the laws are different for a 2nd mortgage. Over the last year, I have received countless phone calls from PHH and countless letters telling me my case has been received and is being reviewed, my case has been denied and more current information is needed to continue... PHH even tried to foreclose on me, all while I was being compliant with their needs. I have even filed a consumer complaint, but because PHH is not considered a bank, there was nothing that could be done. I finally went above the supervisor of my case manager. Even though he has gotten this process moving again (that was April 1st, 2013; I started the process on March 1st, 2012), I still have no answer to this day.

I acquired a $53,500.00 mortgage from GMAC in September of 2009 for a 15-year term on an $84,500.00 home (I brought $30k cash to the table). For 3 years and 8 months I paid the agreed upon payment and an extra $1,000.00 a month on the principal since then for all but 2 months. A few months ago, Ocwen Loan Servicing acquired my mortgage from GMAC. On April 23, 2013 I faxed Ocwen the authorization form to apply the held escrow toward the payoff of my mortgage, leaving a balance for me to send of approximately $60.00. Before I had my banker wire the funds to pay off the note, I had my banker call Ocwen's listed phone number concerning the matter to ensure no hiccups.
Ocwen's representative promised me to open a work order to prove up escrow and call me with instructions to proceed within 5 working days. 5 days were due on April 30, 2013. Ocwen did not call. Thursday, May 2, 2013, I called Ocwen in an attempt to pay off my note. Twice I was disconnected during their attempt to transfer me to the right department. Twice I was transferred to the wrong department. That's 4 times I had to go through Ocwen's computer phone maze. The 5th call, I requested a supervisor and she put JP Morgan Chase on the line. JP Morgan Chase told the bottom line amount to wire transfer to them before 2PM their time. That amount included approximately $7 additional dollars for interest due past the 1st of May 2013.
Ocwen stung me for additional interest due to their lie of a speedy, 5 working day, promise to instruct payoff procedure. Ocwen is not a pleasure to do business with.

They have been ruining my credit saying I'm backed up on $5,000 and I haven't payed my mortgage in two months, although they have already withdrawn the money from my bank account! I'm honestly considering buying another home and abandoning my current household due to this group of thieves called Ocwen.

We had a mortgage with GMAC - yes, the 2nd apparition of that same old GMAC. This one went down as well and sold my mortgage to Ocwen. I was unable to log into my account and called Ocwen. The security they have for it is so onerous and stupid, it is unbelievable. It is made to look like they are very, very careful and protective of the customer's interest where security is concerned. I have numerous online accounts with at least 10 banks or credit cards but none so idiotic as this. One of the security routine involves choosing an image and then a phrase to describe it (in addition to the 3 security questions, of course). The phrase has to be 6 letters. Why, I wonder! One image is of a cow and sheep. - Oh, "cow and sheep"? Another is an image of a goose. Since "goose" won't work, should it be "onegoose"? And so on it goes. They forgot to add email verification. Also, they forgot Captcha. Thank god for small mercies.
The representative was very impatient on the phone. Once I set it up and got in, the site itself is very rudimentary. The online account has as much security related stuff as actual mortgage related stuff, speaking of which there are no calculators, etc. To see payoff info, you enter a date of payoff and it gives a total owed them, none of the schedule that most mortgage companies provide as value-added info. This is a horrible company that seems to specialize in buying up distressed crap like GMAC. For three years, I have been trying to modify my loan with GMAC Mortgage. I am given the excuse that I make too much money, I do not make enough or it is not owner-occupied. In 2008, I was advised by my company to move to the corporate office or lose my job. In the hopes to ride out the recession and not lose my job, I made the move to ride out the economic downturn and return to my home in a couple of years. So that my home would not remain empty, I had a family member move into my home, but due to HOA guidelines, he had to sign a lease and become a renter.
My mortgage payment with GMAC, now Ocwen has jumped from $1,100 to over $1,500 a month. I was laid off work for 11 months and although my family member paid me rent, it did not cover my mortgage payment. For almost a year, I tried to pay my bills at my apartment and cover the shortage from my mortgage. I have tried to modify my loan with Ocwen, but they will not budge. I have not been able to refinance my home with anyone else as my credit has tanked from being late on payments due to my unemployment.
Payments were getting later and later and they would not accept partial payments. Between the late fees and the regular monthly payments, I could not keep up and now my house is in foreclosure. Today, I have received papers that I have to appear in court so that they can tell me that they are going to auction my home away. I am told that there are Government programs to help homeowners like myself; however, when I try, I get turned down. I do not want to lose my home! I have until May 9, 2013. Who can help? I had Saxon Mortgage before they sold my mortgage over to Ocwen. In 2011, I was involved in a settlement where Morgan Stanley had to pay Saxon 65,000 dollars towards my mortgage paying it down significantly. This was awesome for me as I had been upside down in my mortgage and had gone through an arduous modification process. I called Saxon asking if Ocwen would recalculate the mortgage payment. I didn't want to refinance, only recalculate, since what I owed was way less. She said they should so I called Ocwen who said to call back since they were just getting all my info into the system.
Well, after about 5 phone calls and 3 letters requesting the recalculation, they said they couldn't do anything. It doesn't make sense to me. I now owe way less and I am paying a mortgage based on what I owe previously. When you call there, you never get an American and they are so rude. I am currently planning on refinancing with my credit union. I can imagine what will happen when my bank tries to get any info from them. They are the stupidest people on the face of the earth!

We had a loan modification in place with Chase. Then they sold it to Ocwen and several months later, the amount went up by $400. We are attempting to be re-modified and everything we send to them is not legible or they never get it. They set up appointments and when you hang up, they say, "Everything is fine; we got all the info." Then one week later, you get a letter saying everything is not fine, and you have a week to get the info (and in some cases additional info) that you just sent to them via email or else you jeopardize the re-modification. HAMP, this is disgraceful. If they are working in cooperation with you, you need to know that people are being given the runaround. At the rate we're going, my parents are going to lose their home.

I applied for a loan modification with Litton in 2009. Sent paperwork 5 times until 2011. Then they finally agreed to reduce the principal on mortgage because house price had dropped significantly. In the meantime, Litton filed bankruptcy and my loan was transferred to Ocwen Servicing. I applied again through Ocwen in 2012 and papers were lost and cannot be found again. I was served foreclosure papers and date is set for 5/20/2013. Ocwen hired Altisource, who hired Mt. Elbert Ltd to manage the property. My house does not need managing because I live in it. They sent me a letter asking if the house is occupied or vacant. I called and told them that I live here.
In February, I looked out of my window and saw people cutting my grass. I told them this property is not vacant and that I live here. I asked them not to come back. They came back again in March, posted vacant sign and tried to break the lock. When I opened the door, they ran away. I called Ocwen and told them what happened. They told me this will not happen again. They came again on April 5 and posted a vacant sign. On April 24 they succeeded in breaking the locks and posted the sign on the inside of my house. I was just horrified. I called the police and filed a complaint. I am being harassed in my home by these people. I am just scared to live here. Can anyone help me?

I made a payment earlier than the due date, which they wrongly classified as principal. After 10 phone calls/letter, they are still researching the item which they told me may take 45 days. In the meantime, they pressed me to pay again; otherwise I will be overdue even though I paid early. By the way, did I mention they got my payment wrong and could not explain why and just asked me to pay the higher amount while 15 days later they sent a letter say they adjusted it back with no apology for the inconvenience? The customer service people kept telling me they could not see my information in the system. I really wish I could get another company servicing my loan.

I have vacated my property back in December 2012. I completed, after 1 1/2 years of calls, paperwork, endless faxing and relationship manager calls, a deed in lieu. They paid $3,000 for cash for keys in January. The problem is I have no final record of deed/nor any final DIL paperwork stating that Ocwen took ownership of the property. I called my county deed recorder today only to find out that Ocwen never sent a deed to be recorded. It is now April, 4 months have passed. I called Ocwen and they keep giving me the runaround, stating they will email research departments and DIL departments to find out more info and to call back in 3-5 business days.
I've been doing this for 2 months already, calling them and asking what the heck is going on. Nothing. Problem is that HOA still charges us the association fees (because they can do that) even if we are not living there until new ownership is claimed of the property. Ocwen even literally hung up on me today on one of my calls to find out information. Somebody needs to help. This is out of control, and I can't keep paying the $250/month HOA fees.

Ocwen has been a nightmare to deal with. As stated in many complaints, we have had to fax and re-fax tons of paperwork. Then they were supposed to pay off our owed taxes as part of our modification, but not until we were going to lose our house because of owed taxes did they finally fix the situation. Now we just had our taxes done and found out that we have to pay taxes on the difference in the amount of interest they will be making from us. This $50,000 added to our own income makes us owe over $12,000 in taxes. Now if we could not afford to pay our monthly mortgage and had to redo our loan, how on earth do they expect us to pay the government $12,000? I am wondering if Carla of Goodrich, MI on Feb. 21, 2013 knows if she was told about this happening. We were totally surprised. We still owe the balloon payment at the end too.

I had a fairly smooth transition from Homeward Bound to Ocwen. I, like others, was told I was still owing $3K from Homeward Bound. Homeward Bound never sent me any correspondence concerning this and I feel that Ocwen has no authority to charge this. They have never sent me any document stating I owe this, verbal comments only - Strange huh? I am now processing a loan modification. I have had a call from my Ocwen rep and he said they did not have my 2 months' previous bank statements. They checked their records after keeping me on hold for a while - they found them. I have a call this am for a followup call. I am hoping for better results, but don't feel hopeful, based on previous complaints (many) from others. Good luck to others trying for a loan mod from Ocwen. Oh yeah, my interest rate is due to go up in a month. I believe they are delaying my loan mod to collect a higher mortgage payment.

The servicing of my mortgage was recently transferred from Homeward Residential to Ocwen. But in the transfer process, they've included a $6K servicing fee (random and out of the blue - an obvious accounting error), but one they've refused to investigate or reverse. I've written more than 5 letters in the past month and gotten no direct response. This is a very poorly managed company! I have never been late on or missed a payment. I have my last statement from Homeward Residential prior to the transfer, showing an accurate loan balance. Then my first statement from Ocwen with this mystery fee they are trying to charge me with says if I want to dispute, I have 30 days; otherwise, I agree with the charge in small print. Oh, I disputed to the address given, but 30 days later I have yet to get a response.
Seriously, my next letters are to my State Attorney General's office, the Consumer Financial Protection Bureau, and my state and federal representatives, as well as the media. Ocwen strikes me as a criminal organization, past due for a criminal investigation into their fraudulent billing practices!

I'm a good customer of Ocwen. Every time I talk with them, I feel like I must be the only one with all their warnings that this call is to collect a debt. The only problem they had with me was because I paid too early! I'd like to refinance my mortgage that is severely upside down. I've talked with someone five times now. First, I was told they don't do refinancing and I had to call a partner of theirs. I called them and they said I had to pay everything off to get the mortgage below the value before they could refinance me. They said only Ocwen could refinance an existing mortgage without such a payoff.
After arguing with my relationship manager (yea right, that's what they actually call him), I submitted the forms he required which were for federal loan modification. I don't qualify and it's obvious, but I had to do that first. So now, two attempts at completing the paperwork, he still doesn't have a copy of my driver's license and bank statements so he wants me to send those and we can talk in ten days. It's obvious they are just giving me the runaround and have no intention of considering a refinance. I'm not looking at getting anything from them other than a market interest rate. I guess I'll just have to join the masses and default on my mortgage to get out of it.

I received a letter stating I was behind $242.53. I find this ludicrous as I have direct deposit. I've been transferred over 6 times in a short period of 6 minutes. Everyone I talked to was incompetent and couldn't answer my question. When I asked to speak to an American speaking person, I was hung up on. Last I read, they have over 387 complaints just on this website. Well now they have 388. I will be going to my credit union and refinancing with an American-based company.

Ocwen had given a notice to prevent foreclosure until 3/19/13. Ocwen foreclosed on my property on 3/12/13. Ocwen cannot be trusted. I would not do business with them again.

My parents have been living in this home for over 30 years and have done nothing but put work in this home. They have always been paid by my parents! A few years back, a hurricane damaged the inside of the home. They have been trying to get money back to pay and fix these damages. Ocwen got paid the full amount check by the adjusters and have to pay my parents a percent so they can fix the home. They received this check over two months ago and my parents have not yet received a dime of this. They just continue asking for more and more paperwork. Every week my parents have to fax some new paperwork. This is ridiculous.

They are ripoff kings! While doing a refinance, my lender requested a payoff. After 3 phone calls to get it, they finally got one. They charged me for three. After several calls and being hung up on, they refused to reimburse me the fees. After reading all the reviews, I'm not surprised. Why aren't these people in jail?

I was discharged in a Chapter 13 on 3/18/13. I have asked Ocwen to take my loan out of the bankruptcy dept. & even faxed them the court documents showing that I was discharged and they told me that it takes 30-60 days for them to update their files?! They also stated that we still owed the money that we were behind which was paid for in the bankruptcy. We made payments to the trustee for these behind payments for the last 3 years. I have the "Notice Of Final Cure Payment" for $8,449.67 which was paid through the bankruptcy. Ocwen is not honoring that and is trying to get us to pay it again!
Our loan is a sub-prime loan which is interest-only for 5 years and then principal & interest for 25 years. While in the bankruptcy, our mortgage changed from interest-only to interest & principal so we knew that we needed to come up with the additional $2880.02 to cover the principal part of the loan when we were out of the bankruptcy. On 2/13/13 (Income tax Refund), we sent in a payment of $4,237.56 which was the monthly payment of $1357.54 & the principal of $2880.02 which would make everything current. We sent this payment in and Ocwen took the $2880.02 and applied it to the bankruptcy portion ($8449.67) that was already paid through the trustee.
On 3/15/13, I received a statement that showed our principal balance of $159,252.79 and then on 4/4/13, I received another statement that said our principal balance is $160,364.08. How can they keep raising my principal? I contacted an HUD counselor (this was before I was notified that Ocwen still wanted the money that was paid through the bankruptcy) on 3/23/13 to try and get some help with a hardship modification (but still making my monthly payments on time) and the counselor sent Ocwen the paperwork and Ocwen has not contacted us or started our loan modification and stated that they had not received the paperwork that the HUD counselors sent to them on 3/23/13.
This company is terrible and very disorganized. Ocwen Loan Servicing LLC needs to be investigated. This is wrong & illegal what they are doing to people. I am trying to save my home which is covered and paid through the bankruptcy. Make your voice heard! File a complaint with the Florida Attorney General & occ.gov.

My mortgage too was sold to Ocwen. My last company was eh, so I thought maybe this would be a good thing. My first payment with Ocwen was due on March 1st. I paid over the net, received a confirmation code and the monies never went through the bank. We called them to find out what was going on and our account number had not been assigned yet, but they apologized to my husband and said they would take off the late fee (since I paid on time). Here it is now April (I paid April 1st), I got a confirmation number, had more than enough in the bank and in the mail today was a letter saying I have now two late fees and my payment never went through the bank. Of course, they are closed on weekends and I work full-time at a new position, so my husband will have to call again. We will see. After reading other stories, I'm not so hopeful.

I, among 40,000 other hapless victims, was transferred from Chase to Ocwen on or around 4/2012. Many were folks hoping to do a loan mod with Chase or in the middle of a loan modification. I was already modified at 2%. That modification took place in 10/2011. Ocwen never contacted me prior to the April 2012 payment date as they were to do per Chase letter to me regarding the transfer from Chase to Ocwen. When calling India/Ocwen, reps were unable to furnish loan numbers or any info about the transfer. I was assured that once loan numbers were provided, my payment would not be considered late. A loan number was finally assigned by the end of April. But once again, when calling for escrow info India/Ocwen was giving out erroneous info telling me my insurance and taxes were not escrowed into my loan. This, per Chase, was not true.
Ocwen immediately started pressuring me to "save" my house; I'd have to do a loan modification with Ocwen. I repeatedly called to advise I came from Chase with loan mod in place. I received a total of 13 threatening letters from Ocwen about saving my home and loan modification. I received two phone calls from my assigned "counselor" regarding the necessity of a loan mod to save my home. It's important to say I was never behind in payments more than 15 days. All months were current. I finally contacted Consumer Financial Protection Bureau for help. Within 3 weeks, I received a letter of apology from Ocwen stating to please disregard all 13 letters demanding I do a loan modification.
Jump to December 2012. By this time I had realized to not send in a check for mortgage payment. It would sit somewhere for days until payment was applied. So I started making MoneyGram payments for next day delivery. On December 27, 2012, I received a default letter from Ocwen. My MoneyGram payment was applied to my account on December 28, 2012. Yes, it was late but still within the month of December. Ocwen states that even one day late on payment can throw your mortgage into a default status. Again, I contacted Consumer Financial Protection Bureau. That agency once again was able to set Ocwen straight and I received a letter stating the one-day late rule of default from Ocwen, but really, I wasn't in true default. Ocwen was granted permission from Fannie and Freddie to wreak havoc with mortgagees. I've heard true horror stories online and on the Ocwen Rip Off page on Facebook.
Why is this company allowed to exist anymore? Did the financial fiasco of 2008 not prove certain lending institutions operate fraudulently? I know there are several class action lawsuits against Ocwen. I'm hoping Ocwen will be dissolved. I've heard Chase is the parent company of Ocwen. Can you verify that info? If so, that's how Ocwen gets away with such illegal practices. Big banks always win. Even after 2008 and the downward spiral of the USA, big banks always win. It's shameful.

Ocwen took over my mortgage from Litton in 2011. I was trying to modify and get the interest rate down. I fit all criteria. I sent the initial request packet in with copies of two months’ worth of paycheck documents, etc. The "relationship manager" just informed me that I have been denied because I make over $7,000.00 a month! Totally bogus and inaccurate. I don't know whose ** they pulled that figure from. The man from Pakistan or India or wherever resorted to his manual of canned answers to placate me... "Miss, this figure is come to by averaging your past incomes to get this number." Oh I see... you took my income and multiplied it by 3 and then averaged it!
I told him it's fraud and I want it corrected immediately, and I will take this up with the Step Forward Housing Authority in my state who monitors and works with these mortgage companies to help them dole out the billions of dollars that has been so graciously handed over to the mortgage companies by our federal government in order to help the poor citizens who are on the ropes because of these subprime mortgages. The scam appears to be that while they generate mountains of caseloads and paperwork to meet the criteria to receive all of these government funds, they shift these cases to fit criteria for denial instead. They keep the money, and we go off and lose our homes or have increasing hardship heaped on our families instead of a manageable interest rate and being happy paying our mortgages off.

I have been sending my mortgage payment in the past 20 years right; I never missed a payment or was I late since this company, PHH, took over from American Express Mortgage Company about 5-6 years may be. Starting last 2 years, I stopped sending my payment over the amount above my mortgage payment since I got somewhat suspicious about my account and this company (PHH). I only paid the amount I was supposed to pay each month.
In 2012, PHH sent me a letter demanding that I have to pay the shortage which I knew I don't have a shortage because I paid the amount over the payment each month all along. I called and asked for the statement for them to provide me the fact but they denied doing so. I want to know where my money went. I went online. They even blocked my account and I couldn't access to my account online. I contacted them so many times asking for a statement. They claimed that they sent one to me but they never did.
So if I didn't see where my money went, I would send my money to them! I also went to my Tax Dept. in my town and found out about my tax and my house insurance. It's only $81 but this PHH Mortgage wanted to collect the money from me of $499. I called and asked them why. They couldn't produce answers and gave me the statement! Finally, in February 2013, we wanted to do refinance. We gathered some money and paid them $495.
Two weeks later, they demanded and wanted more money, another $166 and sent letters saying our house was in foreclosure and also they have been harassing me at work. They called my work and hung up and called back this whole week! I don't owe them any money! I paid my mortgage on time and never missed a payment. I was never late! This company is out of line and outrageous!

Ocwen took over from our previous company. We did not have taxes in our monthly. We were not given any options to come up with a payment plan (we were both out of work for a good bit of time last year, paid mortgage on time, but owed less than $4k in taxes). Our monthly jumped $900 with no options. If that wasn't bad enough, I made a payment on April 1, only to have them also do an ACH. I am still waiting to get my money back. I never signed anything with the previous company or Ocwen for ACH. I don't understand how they can gain access to my bank account without authorization. I am sick to my stomach being hit with a $5k withdrawal I was not expecting. Is there any recourse? My husband and I also were treated very rudely when we tried to call in, each spending over an hour. When I asked for further explanation, the rep disconnected my call.

We lost our home/property to fire on January 28, 2013 that was financed through Ocwen after our loan was sold twice from the original mortgage. This has to be the worst company in the history of mortgage mankind. We contacted them promptly on January 29, 2013 to notify them of the property loss, and they directed us to Assurant since our hazard insurance was through them. Ocwen and Assurant (American Securities) have the exact same mailing address. We began the insurance process on January 29, 2013. The insurance claim was processed approximately 60 days later, and at that time, the loan was to have been paid in full. They received the funds on March 27, 2013, and the payoff quote we received was dated for expiration on March 29, 2013. They did not apply the funds, but requested additional documents and another payoff quote, in which they added almost $4,000 in additional fees.
We have been in contact with the Insurance loss department every day since the end of March to no avail. Now we have gone into foreclosure processes, which is detrimental to our credit scores, because they can't seem to figure out how to pay off the loan and release the remaining monies to us. I finally get someone who speaks English (native to the United States), and let me just add that just because you can speak the language (any language) does not mean that it is understandable to the indigenous people of the country (sorry). She tells me that they sent a payment to our contractor who was already paid through the insurance company when they sent a payment to the township where the home was located. Wonderful! Now, we have to sign some affidavit that they have to request from management then fax to us, which takes 24-48 hours to do (I can do this in 30 seconds).
Our turnaround time once they request payment is 2 weeks. Are they serious! On top of that, they are charging us interest, late fees, assessment fees, foreclosure fees, when they have been holding our money hostage since March 27, 2013. This is illegal! If they do not return those monies, we will be seeking legal action against them. I do not suggest that anyone work with them.

In November of 2012, my loan modification with our prior mortgage company, Homeward Residential, was completed and approved starting 12/1/12. I paid December's mortgage in November. Then I started paying them 1/2 payments ahead via EFT every two weeks through March 1, 2013. This was our strategy to maintain current payments, and it was working. On March 11th, 2013, Ocwen became our servicer. As we had already paid the March mortgage, we continued the bi-weekly payments with them making payments on March 15th and March 29th for the April mortgage payment.
I just got a statement showing a payment due for April 1st. I knew something was wrong. We called in and could hardly understand the person we spoke to. But the gist of it was that they applied our payments to the March mortgage (which we had already paid to the previous company). They wouldn't budge. We were advised to get "proof" and send it to them via fax. I called Homeward and while Mike verified he showed we paid March's payment on 3/1/13, the only thing he could do was advise me to request a payment history via fax which I did, and I have not received anything to date.
It's the 11th and now Ocwen is going to report that we have not paid our April mortgage. I do not know how they can get away with this. If they bought the loan, isn't it their responsibility to verify what month we were paid through? I don't think I have much recourse because they have all the power. I think they are trying to purposely make us default. I think I will be speaking with an attorney (which I cannot really afford either), but I don't know what else to do. First experience dealing with them and it's horrible and stressful. We are trying so hard to pay all our bills on time and stick to a budget, live within our means, etc., and this is the thanks we get.

I have requested a paper invoice to be sent to me monthly. Not yet and I was promised one. I asked about a loan modification and was told if I am late or miss payments, then I might qualify. This is stupid! All this does is encourage people to default on their loans so they can take their home. Maybe this is the only way they can qualify for government money. I am working on a refinance but not with these people! They have a horrible rating!

I pay my mortgage every month. I pay it 1/2 a month ahead of time. Payment was sent on 3/15/13 and should have been received by Ocwen on 3/19/13. They still don't have it posted. I found out from my bank that GMAC's bill pay was a physical check but Ocwen is electronic. I called Ocwen two times (Gerald ** and Ann **) and neither of them mentioned Ocwen is having trouble receiving electronic payment from former GMAC clients. Katrina (customer service supervisor ** from Philippines) informed me of that. She asked for the routing number.
I called my bank again and they informed me my routing numbers are not used in electronic transfers. Katrina would be able to get buy out papers to me within 24 hours though. This is fraud at worst and deceitful business practices at best. I sent an email to both of my Senators and my Congress Representative. I left a message for my original mortgage broker to see if she has any suggestions. Now, I'm going to contact my State Congress person. Please do the same. This is ridiculous. I feel trapped by Ocwen. I will be escaping after this payment is posted.

Our loan was sold to Ocwen and was transferred on 3/12/2013. We were in the middle of a loan modification with Homeward Bound and were told Ocwen would complete the process with us. Last week, 3/24/2013, we were told that Ocwen sold our house and we had 30 days to get out, by a man who came to our house representing Ocwen. We did not receive a 30-day notice of intent to sell nor was the property ever listed for public auction or sale. The county in which we live has no record of our property being sold or foreclosed on. Then we received a letter saying that we still qualify for a modification. But when I tried to fill out the paperwork again, they said I cannot because the house is REO. I have been calling and emailing every contact I can find for this place and no one can give me a straight answer.

I love that the preview here said to be fair and accurate with my review. That is exactly how I feel about Ocwen. Be fair and be accurate! I have read other reviews and cannot tell you how alike my sentiments are. We had a loan with Bank of America and they sold it to Ocwen. We then ended up in a short sale situation. This process has dragged on for 10 months. Finally they came back with the third offer to our third counter offer, and told us it was final. The most ridiculous part was that each time they provided us with a promissory note offer, it was the same figure over and over and over. It was for $40,000 on a $300,000 home. We have $16 in our checking account. How they expect us to make 120 payments of $333.33 a month is extremely disheartening and confusing, and frankly ** up for lack of a better term.
To make matters worse, you have to deal with outsourced, incompetent, non-English speaking people who don't understand anything about the American banking system. I do not live in FL where this bank is located and I even wonder if there is a building with Americans in it because I do not get the impression there is. Also, you need an appointment call set up to talk to someone ever. What on earth is that about? Thanks Bank of America for putting us with this bank against our will (your review is next) and thanks to Ocwen for most likely being the next news story I will read about for being shady. If you are thinking of having a loan with these people, run very fast. Or if you had your loan sold to them, I would change it as fast as you can.

I had been working to obtain a mortgage adjustment with Homeq Servicing in late 2009 when they sold out to Ocwen. I continued without paying a mortgage payment per Ocwen and had submitted paperwork that was twice lost. In April 2010 Deutsche Bank, the mortgage holder, placed a lis pendens on the home despite the fact that they had no note and they were not recorded as the mortgage holder nor Ocwen as the servicer. We continued to work with Ocwen while, at the same time, we were being defrauded by the HOA. In January 2011, with Ocwen's knowledge, we moved and continued to remain in contact with them. They were aware of the HOA situation.
Well the county courts in Florida seem to ignore the law and allowed a foreclosure by the HOA despite no service of process on anyone. We were contacted by a lawyer on June 5, 2011, advising us that the home was to be subjected to sheriff's sale on June 10, 2010. We immediately contacted Ocwen, who stated they would get involved and handle the matter as we were to arrange a deed in lieu. Ocwen did nothing. We sought advice from the state's attorney, who advised us that the matter was now between the HOA and the mortgage holder as the court records confirmed that a fraud had been committed. The HOA stated that there was no other pending actions despite the fact that they were named and served as defendants by the mortgage holder.
To this day, Ocwen still sends regular statements and shows us as the owner of record. Little did we know that Ocwen was not legally registered to service the mortgage! Ocwen is still reporting that they are foreclosing on a property that was sold almost 2 years ago. I have all the documents, court records included. How can a mortgage servicer operate illegally? How does the mortgage holder permit this? These people continue to operate and the company grows while someone should be in prison. There's a lot of case law out there denying Ocwen to any rights to foreclosure and legal opinion that they committed multiple frauds. Check with your State Attorney General before you allow yourself to be bullied by Ocwen or anyone they supposedly represent. They may have no claim to your mortgage.

I sent in an electronic payment of $3,190 to pay on my mortgage. Same way I’ve been paying on my account for 10 years. It's been 12 days and they haven't posted the payment. I called Ocwen (India) and they said they will open an investigation and that I’m not allowed to send larger than the normal payment. I faxed a bank statement and confirmation of payment. I have to make my April payment while they have my $3,000. Seems like an effort to keep me from paying off my loan. Very dirty tactics.

I hate this bank! I was able to get out and had a new loan refinance with much lower rate and years. I didn't call PHH because I knew they would screw with my loan somehow to avoid refinancing with another bank. Scammers.

Sometime in 2013, our mortgage was sold by GMAC to Ocwen. We received a letter that they had paid our property taxes even though they had already been paid. They said they were going to re-classify our loan and we now need to send them over $3,000 for escrow and our payments will go up over $200 or we cannot send them the money and our payments will go up over $500. When you try to call, all you get is a runaround from people you can't understand and they want you to modify your loan. I don't need a modification. I need them to put my payment back to what it was before they made the mistake.

Our loan, like so many others, was sold by our local bank to PHH in New Jersey. When we wanted to refinance to take advantage of the lower rates, we were originally told we "had" to attempt our refinance with PHH as they were holding our loan as collateral (since it was actually a good loan in a sea of ill-advised lending). PHH made every attempt - including illegally changing the terms of our contract - to blockade our refinance. It is the only time in our lives we have wanted to sue somebody. Alas! We are the little guys and the legal costs and hurdles would have been prohibitive. Later, Fannie & Freddy changed the rules so that in spite of PHH's securitizing our loan, we could still refinance with an outside party.
After some false starts with our local broker, we just concluded an excellent experience with Quicken Loans. It was especially fun ignoring the pleading voice mails and postal mail from PHH, suddenly desperate to offer us a refinance once they realized we had freed one foot out the door. For anyone who has their loan with PHH, I strongly recommend leaving them for Quicken. Quicken Loans' personnel were professional, efficient, and courteous - not to mention saved us scads of money over the life of our (now shorter) loan.

My loan was sold by Litton Loan by Ocwen in the last eleven months that I owed. I have paid my mortgage in full and have been requesting a Cancellation of Mortgage be mailed to the Clerk of Courts in St. Tammany since September of 2013. They require an original document signed by the president or vice president of the company. The first document that was sent was sent to an incorrect address. I have no idea where they came up with that address. The second document was not signed by the correct individual. I have called the call center on at least seven occasions and was told that it would be handled. The Clerk of Courts has also called. In September I spoke with someone identifying herself as Ann in the Ombudsmen office who assured me it would be handled in six weeks. The Clerk of Courts has yet to receive the necessary document. No matter what number I call, I have always talked to a foreign call center, which leads me to believe that this is not an American Company although they have a Florida address. At this point I don't even know what my options are without seeking legal counsel.

My loan was transferred to Ocwen from GMAC, effective this month. My mortgage has not been in default ever. Ocwen took over the loan as of 2/15/13, beginning with the March payment. I made an online payment for March and received a payment confirmation email. Then 20 minutes later, I received another email telling me it was returned due to insufficient funds. The funds were there. I just got my tax refund the day before! I checked my bank account online and there was no payment showing. I called Ocwen customer service and the guy assured me the payment was returned and I needed to make a payment by phone. My payment amount had been lowered because they received my escrow shortage payment since my last payment was made, so he agreed to waive any additional fees and to make the payment for the lower amount.
So the next day I checked my bank account and the returned payment was showing as a pending ACH withdrawal to come out that night. I called Ocwen. They couldn't do anything about it because both payments had already gone through. The payment by phone had not. I work in accounts receivables so I know for a fact you can reverse a payment if it hasn't cleared yet. So I called my bank and did a stop payment for the online payment and just let the payment by phone clear. I checked my account online on the 18th and the March payment had posted. My mortgage was current and everything was fine. I got a call yesterday from Ocwen and they told me I'm 3 months behind! What?!
I explained the situation with the March payment, yet she continued to tell me how much I owe for the 3 months. I said several words that have never come out of my mouth before and told her I didn't owe her a damn dime! With her on the phone, I pulled up my account and they have reversed every single payment (even though they cleared my bank) for the past 3 months. It is showing me 3 months behind. In addition to that, they also posted 4 random payment amounts that I never made, reversed those, and then charged me late fees and other fees for those payments that I didn't even make! I have never seen such an incompetent company in my life!
Today I faxed a copy of every email confirmation I have received, along with a copy of my bank statements showing where the payments cleared the bank. I also downloaded my payment history from their website into a spreadsheet and made notes to show what was correct, matching the documentation I had provided, and notated what was incorrect. All of which was done on March 20th. I got home today and there is a strip of paper taped to my front door saying a loan counselor came by and the inspection attempt had nothing to do with a debt collection. What mortgage company actually sends people out to the homes? I have never heard of that before. They aren't even local to me. I tried calling this loan counselor, but the phone number on the paper was just the customer service number so I didn't even bother.
I am so confused and so upset by this! If this isn't straightened out by next week, I will have an attorney handling this for me and you can add my name to the list of people that won a case against them, because this is absolutely insane and totally unjustified!

I had till March 19, 2013 to prevent my home foreclosure per letter from Ocwen. Ocwen foreclosed on my home on March 12, 2013. Ocwen did little to help me.

My loan was transferred from GMAC Mortgage this month to Ocwen. I had tried to get help from GMAC Mortgage 6 months ago and now I'm trying again with Ocwen which I know how it is going to turn out - just like GMAC Mortgage. I was told put the house up for short sale or if I was injured, they could do something for me. Sorry, but I make under $40,00 per year and I am expected to pay a mortgage payment of $1463 and the rest of my bills too. All banks are out to make money and not help their customers even though they were bailed out. So who else has had the same issue and is still trying to figure out what to do? Now I am trying to find an attorney who will help me get my mortgage payment lowered to where it should be and wipe away the time of me not paying my mortgage to pay the attorney.

My mortgage at GMAC was assumed by Ocwen sometime in 2013. Fortunately, I have not had the disastrous experiences of some, but I did have to call Ocwen regarding an online escrow shortage payment. After 5 minutes, the first rep, due to language differences, could hardly understand what I was talking about much less how or if the payment could be made online. Then being transferred with another 3- to 4-minute wait period, I was again talking to a broken English-speaking woman who started asking the same security questions that I already answered. Out of frustration, security concerns, and feeling like I was in India, I disconnected the call. It was very poor customer service as needless to say, I got their offshore support call center.

After reading these reviews, I can see this company hasn't changed a bit. I had dealings with them before in 2001. Now I find myself in the same boat as the rest of you since my servicing has been sold to Owcen. These people are not here to help; they buy these loans that are at risk for default. I am current, but I already see extra charges showing up on my statement. The good part to my story is that the house was included in my chapter 7 bankruptcy 5 years ago, and my house is $20-$25k upside down so I can walk away at any time if I choose.
Let me say that losing your home isn't the end of the world. You can buy another one after 3 years date of sale or sheriff sale. Quit paying these people more money than your house is worth. I am waiting for them to start playing the game with me. I will live here rent free for a long time. So keep this in mind, they really don't want the house because they already have a surplus of them to try and sell, plus they could take 2 years to get you out of it. And what condition will it be in when they get it after it is stripped of all the value?
I know you really don't want to lose your home. Take a step back and look at the big picture - owe more than its worth? Plus, they'll take your money and still foreclose on you. Renting isn't that bad, that's all I've been doing for the last 5 years. You cannot refinance a mortgage that has been discharged in a bankruptcy, I have tried. The underwriters will not touch it. I hope this helps. Stop giving these people your hard earned money because they do not care about you.

Last September 2012, all of a sudden Ocwen upped my mortgage payment by $200.00. They said that I did not provide proof of flood insurance, which I did 3 different times; I faxed it so I have copies and dates. They kept telling me it was being reviewed by their research department. Finally after 7 months, I get a letter saying that I was correct; and now they were returning more to me than I had paid in. Now, they say I owe them $900 more because they gave me more than was due. I tried to talk to a nice Indian fellow, no progress. I talked to his manager, an absolute **! He would not let me speak, he yelled at me and finally after 30 minutes, I told him to shut and listen to me. I want his manager, not here, "will call you back 24 to 48 hours." It’s been over a week and no call. This is the worst case of customer service I have ever encountered in my 64 years. Do not do business with this company!

First of all, the employees of this corporation (they manage my construction loan, originally with Schwab) pay as little attention as possible to my complaints about bad service, inaccurate inspection reports, failure to produce documents on request, etc. You get the idea. Entering into a business relationship with them is agreeing to consumer abuse. Here's one concrete instance, but I could give you dozens: At one point I asked for a $19,000 draw on my loan for reimbursement for the installation of 11 French doors. When I received the draw, it was 19,000 short. Why, I wanted to know.
After a 2-day delay (it would have been more if I hadn't persisted and been troublesome), they responded that no doors had been installed. “Look at the photos your inspector took,” I said. They said, “Well, those aren't doors. Those are windows.” I pointed out that the tops of these "windows" were all evidently at 6' 8" - i. e., the height of doors, and that the bottom of the doors were obscured by the terrace - meaning that the guy who took the photos never bothered to get positioned so that he could photograph the entire door. More delay, I finally got a check for about half of what I'd asked for. Their routine response to any of their many screw-ups is never to apologize and never to explain. Horrible company, horrible service, bad employees, and bad attitude. (Other than that, though, just great!)

Our mortgage seco is $138 monthly but this criminal managed to make up another charges every month for $109 and called it evaluation fee, and this has been ongoing for over 6 years now. This fee was not included on the agreement. My husband asked the useless company what this evaluation charge was all about and we were told that they actually send people out each month to see if the property is occupied. Ocwen should not be in business. They are criminals that give customers inaccurate information. We have asked them to credit back our account for all the fraudulent charges of $109 paid over the past 6 years.
Every time you call them, they pretend that they do not understand what is being said. They keep passing you to different individual whom you can barely understand. This company is worse than arm robbers because they knowingly steal from customers and are not being sent to prison. All Ocwen customers should file a class action lawsuit against these thieves and I am taking legal action against this useless company.

Once again, here I am writing yet a third review about Ocwen Loan Servicing after I took a half hour to read all the other complaints before I wrote this review. I am not surprised, but disgusted now. They denied my modification based on lack of income, which was incorrect, and once again sent out profit and loss bank account statements, hardship letter and anything they wanted. I waited one month and on March 2nd they called me. They told me they needed more information I asked them, "How long and why are you moving so slow?" I said, "I feel you're purposefully impeding the course of this process." Amrishe had no answer for me. I have recorded each conversation. I don't care if they don't like it now. I don't care for nor do I like what they are doing to me or anyone at this rate.
Now March 21 I have another call coming in from the relationship manager. Let's see what happens. I told them I was calling the newspaper and not just the local rag! This must stop. Listen, don't give up! We all know they are underhanded and are self-involved. Stand up, stand firm. Don't leave your home. If you do, they would win their game against you. I promise I'll keep up the posts and let you all know what's going on. It's been over 8 months for us and they still can't get their crap straight! In January they told me I made less than .01 cents a year! What?!
This is what I'm telling you. Keep records of the conversations and anything you mail to them. Ask for a reason on what made them deny you a modification. Tell them if the info is wrong, then reapply. Let them know you're not taking that for their reason. It's just not good enough. Okay, this is long enough. Peace to all.

I filed for a Chapter 13 bankruptcy in 2007 in order to keep my home. The loan was taken over by Ocwen a short time later. In 2009, Ocwen gave me a loan modification. Last August, (over 5 years later), Ocwen began reporting to the credit bureaus that I "discharged" my home in the bankruptcy, that I have no balance because of it, and that I haven't made a payment since then. None of this is true. All of the payments have been made, on time. In fact, in all the years that I have owned homes, I have only been late on 2 payments, and that was because I was in the hospital after a serious car accident. I believe that Ocwen is doing this because next year the loan modification ends and the monthly payments will skyrocket again, and in turn, they figure I will probably lose the home. Because of what Ocwen is doing, I am unable to refinance my home. I have lost many opportunities at getting a decent refinance rate. I have spent months trying to get this fixed, to no avail. Is there nothing I can do to stop them? I am a nervous wreck over all of this.

My experience with Ocwen has been awful. I was transferred from Homeward Mtg to Ocwen on 2/28/13. The transition was promised to be seamless for me. It has been everything but seamless with lost documents, poor information, uploading problems, representatives that do not understand the American culture and have no idea how to respond like a true human being. They are trained to be robots. It is a real shame to waste our time with ill-trained representatives. Shame on you, Ocwen.

My mortgage loan was transferred Ocwen from Homeward Residential as of 3/1/13. That is when this nightmare began! I have been misinformed from day one. I was told in a letter that my automatic monthly payment would continue with Ocwen. When I didn't see it come out, I called Owcen. A rep told me they were not set up for my automatic payment. I would have to send in a payment which I did. Then lo and behold, my automatic payment came out and they now have two payments! I am having so much trouble trying to get one payment back and am afraid I will be overdrawn at my bank!
I was told last week they were sorry I was inconvenienced and they would wire back one payment to my bank. It has not happened. It has been a week. I have talked to several different reps and supposedly account specialists and supervisors (namely Rizwan, Mahesh, Arul, Ajay, and Caul, people I can barely understand). The bottom line is that no one can tell me if the money was yet wired or when it will arrive. They all admit it was a bank error but can't or won't go beyond that except to say it may have been sent or will be sent or was sent, but I just need to give them more time!
They have to talk to the concerned department (?) which I think is also this cashier department. Each rep continued to put me on hold again and again. One rep told me the problem was that each department worked on different shifts. Some days, some nights and they couldn't contact them and wouldn't let me. Another ineffective, non-communicative bank/mortgage company that lies to people. So what else is new?! I am just very, very frustrated and needed to vent.

Our mortgage was sold from Litton to Ocwen on September 1, 2011. At that time we were about 3 months behind and Litton had set us up on a forbearance agreement. Our regular mortgage is $918.00 monthly. With the repayment plan, they took it up to $1,238. On August 31, 2011, I called Litton to make our payment, which is due on the last day of the month. I was informed that they no longer had our mortgage loan and could no longer take our payments. They said they had no Idea who had purchased our loan, but we would be receiving a letter in a week or so telling us who now had our loan.
Finally, almost a month later, we received the letter saying, “Welcome to Ocwen.” I had no idea what kind of nightmare this was going to be. They were saying that we were 6 months behind and that we owed $8,000.00 in back escrow, which I know that was not correct (had we been 6 months behind, foreclosure processing would have already been started). They then told me that we would need to pay $14,500.00 to catch the account current. We did not have that amount, so they said that they would honor Litton's agreement for the repayment plan. So every month, on the last day, I have paid them $1,239.00 for the last 17 months, which is more than $21,000. We will continue this amount until July 31, 2013. That is when the total amount would be caught up and then we would go back to paying the regular payment of $918.00. So when I made my payment on Feb 28, 2013, they informed me that we were still 3 payments behind (that totals $2,700.00) and the outstanding escrow balance was $5,000.00.
So on November 1, 2012, they had increased our mortgage payment to $1,815.00 per month for a year to pay the escrow amount. So now our mortgage payment has doubled. But the good news was that they were letting us keep the repayment plan. What is the good news? We are now paying the $1,239.00 monthly and they are charging us a $25.00 per month fee because we have a payment shortage, plus we are being charged $45.00 a month for a late payment plus they are tacking that $576.00 shortage on the loan. So every 3 months we pay the $1,239, which is $3,717.00. It catches up 1 payment of $918. At this rate we will never get caught up. I am beside myself. If they know we are struggling to pay the $1,239.00 every month, then they know it will be impossible to pay $1,800.00 a month.
The only choice I am finding is to just let them have our home and file bankruptcy. I do not think I have enough strength to keep fighting them. I am more than happy to pay for my home because we built it 12 years ago. We owe $124,000.00 on it now. And our rate is fixed at 7%. How can they treat us this way and get away with it? I drive a school bus and work at one of our schools where I live. I work 11 hours a day and do bus trips on the weekends. I work hard to pay the bills just to get an India stab in the back. If anyone has any suggestions, I would love to hear them. I cannot sleep at night because I know no matter what we do, we have no chance of saving our home.

My husband and I had a mortgage with Litton and it was taken over by Ocwen. Since then, this so called company has been everything but helpful. Their customer service is the worst I have ever seen. Our monthly statements keep getting larger and large because they say they haven't received the payments which is ** because we have sent the proof. We applied for a modification and I know we qualify. But according to them, we don't and then they want to tell us that they didn't receive all of the information when it was all mailed in the same envelope. How does that happen? Then you don't hear from them for months, they freeze your account and before you know it, it's too late and your home is in foreclosure. They don't even bother to tell you until you find unwanted and unknown strangers staking out your house, taking pictures and doing a property evaluation.
Then they still keep sending you statements saying you owe them money. And what's with all of the crazy charges? They charge people that nobody understands. Their customer service is the worst I have ever had to deal with and I have never once talked to a representative that spoke English! This company should be ashamed of themselves! They more or less force people into foreclosure. What kind of mortgage company is this? I would stay completely away from this company if it's at all possible because it's like a nightmare or a bad dream you never wake up from. It's awful and that's being nice. I am utterly and completely disgusted! I have also checked into getting a lawyer because this is the second time something like this has happened to us in the last year and a half, and I think it's about high time Ocwen is held accountable for their actions.

My boyfriend has been fighting with PHH for over a year now. This mortgage company is a joke. Let me give you some history on our problem with them. In June 2011, he went into a loan modification with them and sent the paperwork to them numerous times as they never seemed to receive them. He also had to send different payment amounts various different times as he did. He had sent his payment in via money order as that's how they said the first few payments had to be made. In November of 2011, they once again needed him to send a copy of his quick claim deed. At that time he sent his November payment with his paperwork.
Shortly thereafter, he received a letter stating he was late. He instantly called them. They informed him that the payment was in the loss litigation department and not to worry, payment would be properly applied. We are now into March of 2013 and we still are fighting these people about this payment. Their story has changed numerous times. Now they say he is a payment behind from 2007. Mind you, we have been told many different stories. He is currently trying to purchase another home and due to PHH's incompetence, we are having a difficult time. We have requested for our payment history back to 2007 and still have not received it. They have lied to him so many times!
They now say he also owes for 4 inspections that they have had done on his house, which they say they can do anytime he's behind. He asked them about this as we have never seen anyone or even spoken to anyone. They informed him that they just drive by to see if the house is being lived in or if it was abandoned. I know sounds good and all, but the ironic thing is our house sits almost a 1/2 mile off the road. No way you can see the house just by driving by another fine example of questionable fees.
Now as of last week, they say he missed his October payment from 2012. We now make all his house payments over the phone, having to pay an extra $17.00 so we can be positive they receive it, but yet they still cannot get payments applied properly. Something needs to be done. We as a consumer can't do it alone! Help!

My loan was assumed by Ocwen in June of 2012 from Aurora Bank Commercial Services. Since the loan has been transferred, I have had several conversations with Ocwen because my monthly payments and the 1098 Interest for 2012 do not match. I have made 4 requests over the past 40 days and still cannot get my information breakdown to file our partnership tax return for 2012.
Each time I contact Ocwen, I am told that another request has to be submitted and I must be patient for another day or week. The Ocwen staff has been nothing but dismissive of my requests and they refuse to help me "now" because it seems that none of them have the authority to speak directly to managers of other departments. The English is broken at best most times and I have trouble reaching my account manager because nobody will give me a number to call her. Again, I have to submit a request to get her to call me back? As a result of this, I cannot begin to process my 2012 tax return which affects a total of 4 partners who are waiting to file their returns now.
My concern is that Ocwen is not handling my payments properly and if they are, why is it taking so long to get 12 figures broken into principal and interest payments? My level of trust is gone with them and I now feel that they may not be on the up and up. I have considered contacting an attorney but as a small business owner, I do not have money to pursue a lawsuit. However, this organization should be looked into for their practices. Through my research of the company, I have found other complaints of mortgage amounts changing without reason.

Our loan was transferred from Litton in September 2011. Since that date, Ocwen has continually sent invoices for payments which were made. I have sent complete bank statements from Wells Fargo Bank three times! To date, they still insist that the payments were not made and are requesting $56,000! My attorney says to keep sending the bank statements and answering their letters. We are not requesting a loan modification, just for Ocwen to update the account correctly. It is now February 2013! You are not allowed to speak to the "research" person who actually analyzes the account. They have sent the same letter about a half dozen times now - no one listens! No one reads the bank statements. The company is acquiring more accounts every month. They're rolling in money. And our representatives in Washington are on the take to keep them in their dough. The whole country is corrupt.

Ocwen is a company that acts as if their customers' best interest is a priority but they will string the consumer along and hold you hostage to high interest rates. In 2009-10, my husband, who was disabled at the time, and I requested a loan modification so that our interest rate of 10% could be lowered. Ocwen strung us along for a year only to inform us that because the property in question was a rental property, we did not qualify. Ocwen knew when they acquired our loan from another mortgage company that the property in question was indeed a rental property. So, why did it take a solid year for them to refuse us? My husband has passed away and I am seriously considering foreclosure on that property.

I know I am qualified for a HAMP modification based on every single factor. Hardship, yes. My wife who was the majority earner passed away suddenly, leaving me with a sub-prime mortgage with an interest rate of 12% on a home that sunk in value. I have spent at least 2 years trying to explain to anyone at Ocwen that I am more than qualified for a HAMP modification. I have been denied 2 times for a modification via letters that stated I was denied. If I wanted to dispute the denial, I needed to do so within 30 days. On the day I got the denial letter, I sent a request via email and USPS mail for an explanation of why my modification was denied. Six months later, I am still waiting. I emailed the ombudsman department requesting someone to contact me - someone who speaks English, a U.S. citizen and knowledgeable about the housing crisis that compelled the U.S. government to fine all the major mortgage lenders. I am still waiting. I am surprised that someone who has been screwed by Ocwen has not staged a Waco-type resistance to their homes being foreclosed.

This company is not about the customer; they are about the money. They take our money, send it overseas to thicken their wallets, and do not give customer support as they claim. How do you deal with inadequacy of a company like this one? They buy out mortgages just to take more of the consumer's money and send it overseas. Someone or something needs to make companies like this go under, us, the consumers, just have to move our accounts from corporations like this one. They want your dollar plain and simple - that's all. They don't care - they will just add stupid fees that no one understands. Who is to stop them? Who? Does anyone know?

I am a military member and have been transferred from my last base back in 2009. I rented the house I own (in Georgia) for a year (now stationed in Florida), but when the housing market crashed, my renters moved away for work. I've tried renting it out since September of 2010, but with all the houses going up for sale, it wouldn't rent. I put it on the market; over a year and a half and reducing it to what I owed on it, still no luck.
In the meantime, The Federal Housing Finance Agency came out with a new program through Fannie Mae and Freddie Mac for the assistance of military members in the form of short sales or Deed in Lieu. I started the process in June of 2012. I talked to PHH Mortgage and they said it would take 6 weeks to complete, and not to make any more payments because I was current on the mortgage and it would be done quickly. I sent in all the information they asked for and they confirmed they received it. I called every other week, up to every third week to find out the status and always was told they were working on it. In September, I received a Notice of Foreclosure. I called right away and they told me to ignore it; it was just a formality. I asked if I should send a payment, but they told me no, it wouldn't do anything. I sent one anyway. They returned it. I was only two months behind and foreclosure was not supposed to happen until October. They started it a month early.
I have been dealing now with Cartus, a company working for PHH Mortgage, trying to finish the Deed in Lieu. PHH Mortgage then set an auction date for February 5, 2013. They have all the paperwork but are stalling the Deed in Lieu process, saying they need a BPO on the house that they ordered in December 2012. I got the auction date postponed, but they just set a new date of April 5, 2013 and still no BPO. The representatives from Cartus (managers and case workers) are frustrated with PHH not responding to them like they have not been responding to me.
This program by FHFA was put in place to help service members that were displaced from their homes because of duty. As it is, PHH Mortgage is not doing their part and is compromising my credit and ability to do our jobs. The bottom line is, they agreed to do this with me and to follow the program, but are now pushing foreclosure and refuse to talk to me or work something out. To me, this is why our country is in the condition that it is, and it is consumer fraud, to say the least.

PHH added a $7.50 fee to pay your loan online, whether it is on time or not. They sent no letters, no emails or phone calls to anyone; they just sneaked it in one day. I have 8 loans with them; I pay early or on time. I paid a couple of loans early on Tuesday, Feb 19, with no fee. I then went to pay another one on Thursday, the 21st, and there it was! Needless to say, I was quite angry at their being sneaky like that. Now, today is the 22nd; I'm sure when thousands of people who pay their loans on the first they discover the sneaky fee added on, they will also be pissed.
They say you can get rid of it by going paperless, but for me it is not an option. Why should I? I have been a great costumer for over 10 years. I am an investor, and with 18 mortgages and other bills to pay, having the coupon book helps me keep organized as well as having to mail payments in when my computer crashed three times before over the years. They blame it on Western Union fees, but they have always used Western Union. It is only now that they choose to charge the customers (who are already paying tons of interest) to pay their mortgage. Also, it does not cost $90.00 (the cost of the monthly fee times 12 months) to print up a coupon book and mail it to a customer. I use ASC, Citibank Mortgage, and Bank of America with absolutely no charge to pay on time! Time to refinance!

After my last comment on Jan 6, 2013, I can't say I was surprised by how many have been affected by this monster of a company. Their own lack of communication skill with handling their clientele is absolutely appalling. I'm sad to say that this will continue till something is done about it. I had questioned them if they were aware of the enormous accusations written in Consumer Affairs about them. The relationships manager statement was "We are here to help, but when it doesn't go their way, all they do is complain." This coming from a company whose motto is "Helping people is what we do."
I'm waiting to see what happens. In the meantime, I am also waiting for my own modification, once again mailing paperwork and files to them with the comment “We didn't get all the paperwork.” My statement to them is "I mailed everything in the same package at the same time." Ocwen’s lack of organizational skills is ridiculous and it's not my problem if they do not know how to handle their own mail.
Ocwen has not been held accountable for their own actions. In the meantime, while Ocwen clientele wait for a response, they are tossing people into the street; all the while, Ocwen lines its pockets with net worth gain. Class action needs to be taken and I hope soon. I challenged them to do the right thing and prove the accusations incorrect. Let's see what comes to fruition.

After Ocwen has taken over 6 months to process short sale package, lose documents several times and not communicate about the short sale, finally, they approved it but requested me to come up with $30,000 to close the deal. They know I can't afford it. They have all the paperwork to prove it! They force people to foreclosure because they are making more money that way. They are a big shame for this country! Why is the government not doing anything? Nobody but the banks can avoid foreclosure!

This is the worst loan servicing company I could imagine. Since we've been with them, we've had so many problems. First, their website doesn't work. You cannot print payment coupons from the link. The link letting you know there is a change in the payment doesn't work and our payment history is incorrect. They cashed our mortgage check but didn't post it to our account. Our 1098 is incorrect, which I only discovered after calling for another problem. Even the customer service rep can't access a corrected one. Forget trying to print it from the website. They send the payment coupons after the payment is due. You have to wait forever to get through to anyone on the phone. They misapplied our escrow payment. They call nightly soliciting us for unwanted services. I hope to god someone else buys our mortgage soon. Beware and pay attention to what they're doing!

I let my mortgage insurance expire. Within 6 weeks, I purchased new coverage. PHH Mortgage debited my account enough money to pay for a full year of insurance coverage. I fully understand my mortgage agreement requires me to carry coverage at all times, but there was no need to rape me like that. They charged as much for 6 weeks as I paid for a full year. Same thing happened with another mortgage I have with Wells Fargo and Wells Fargo made me pay nothing for the same 6-week lapse in coverage (even though I expected to pay for the 6 weeks I didn't have coverage). In short, don't mess with PHH Mortgage unless you're ready for the vultures. If you let your mortgage insurance expire even for a short period, they will charge you for a year of coverage. Don't test them. Better to stay away.

PHH represented the seller of my house in 2009. No one else would give me a mortgage based on the child support payments I was getting, which were to end two years after closing. Last year (2012) the Child Support stopped and I was facing foreclosure. I have been earnestly looking for a better paying job, but no luck. Multiple interviews, nothing. For 8 months last year (March - November), I did not pay the mortgage. I also filed for bankruptcy during that 8-month period. The mortgage was included in the bankruptcy. During that time, I spent hours on the phone trying to modify my mortgage with various agencies and with PHH. PHH sent me a modification proposal, but the savings amounted to only $50 a month. Not enough to help me out, so I declined it.
In late October, I found someone to rent a room from me and help me pay the mortgage. I contacted PHH and they sent me another modification agreement. In order to fulfill that agreement, I had to make three mortgage payments of $1,155.70 within a month and a half (for November and December of 2012 and January 2013). I had the modification docs signed in front of notary and agreed to paying $1,155.70 a month going forward.
In late January 2013, I had not received a pay stub for the February payment yet, so I contacted PHH. I was told that they had to review whether or not my local taxes had gone up and see if there had to be a change in the monthly payment (escrow) because of it. Yesterday, I received a bill from PHH for February (which I already paid) saying I owed them more money than what the modification agreement stated and that this difference amounted to the additional $965 in back escrow - which they were trying to recoup from the 8 months I didn't pay my mortgage in 2012. They added the additional escrow (roughly $80 a month more) into my monthly payments, making those payments $1,235 a month for a year until that escrow is paid off.
Question: Do they have a right to go back and try to reclaim this money - after I signed the modification agreeing to a lesser amount? They never mentioned the back escrow in the modification documents. Never. Now, they want it after I signed the modification (and after I was thinking we were all set and that we mutually agreed to the monthly payment of $1,155.70!) This does not seem fair. I feel like I got blindsided. The $1,235 a month is more than I take home in pay every two weeks. I am again facing losing my house this year. To top this off, the home is assessed nearly $45,000 less than the mortgage amount. There is no way I can recoup this loss. I do want to stay in the home but desperately need a break. What is my recourse here, if any? Help!

Our loan was transferred to Ocwen in April/May of 2012. Late that summer, we filed an insurance claim because our garage collapsed. At the same time, I filled out papers for a short sale and had a buyer for my home. An insurance check was sent to Ocwen in the amount of $9,540.00 at the end of Sept. and they deposited that check Oct. 1, 2012. Now, my husband and I never signed this check, never gave anyone permission to sign our names, and have never seen this check. I called to see what was going on with the short sale papers, and they claimed they never received them, and it was too late, the house will be sold at sheriff’s sale. I was never told when this date was, no papers in the mail, nothing.
In the beginning of this month (Feb.) 2013, my husband noticed there were Realtor signs in the yard of the house we own (we no longer live there). So, I then logged into my Ocwen account online, and saw that on 10/31/2012, a payment of ($7,105.54) and then on 11/01/2012 a payment of ($2,434.46) were made. (NOTE:) equals the amount of the insurance check. I called Ocwen, asking who signed my check. They said it was deposited after the house was sold. I said I was unaware the house was sold, and I have papers saying it was deposited before it was sold, and added to my account after it was sold.
After 3 hours on the phone being passed from person to person, the last one hung up on me. I then found out, they never contacted the first mortgage company, and they were unaware the house was sold as well. So with me ignoring my short sale papers and selling the house cheap at auction, they pocketed the insurance money, never made any attempts at fixing the garage, never sent me info for getting things done. I got my tax papers in the mail. I went to H&R block. They wanted to know why on my statement it showed the two payments but do not reflect on the tax papers. And they wanted to know why my husband’s name was on the papers and not mine. I could go on and on.
I have spent countless hours on the phone with these people, and none of them seem to know what to say or do. I did have a guy tell me they would refund that check to us, and them others say, too bad, your loss, not their problem, contact the new owners, and gave me their number, etc. So my next step is calling an attorney, then BBB. What else can a person do? So many mistakes were made, fraud was done, and is illegal for them not to contact the other mortgage company letting them know the house was sold. When I told Ocwen they need to contact the other mortgage company and asked them why they were not notified, they said it’s not their problem. (Sorry for skipping all over with my complaint, very frustrated.)

I applied for a loan modification package in October 2012. I completed it and returned it the next day. I included copies of bank statements, payroll stubs and my Social Security award Letter. In fact, everything they asked for. I waited two weeks before calling them to confirm receipt. They said it takes that long for their documentation department to receive the information. They said the hardship letter was not signed. I re-mailed the package after signing the hardship letter. We are now into November 2012. I received a letter stating my package was incomplete. They asked for a copy of my actual social security check. I told them I have direct deposit. They now want another copy of my award letter. I copied that and sent it.
Two weeks later, we are now into December. They asked for two more bank statements because the original ones I sent are now more than two months old. I sent it. They asked for a letter from my employer with a date of hire and I sent that. I am now frustrated, so I called Nova Debt. They did a three way call. She asked what do they need to complete the application. They told her. She asked me to sign each sheet, put my loan number, date and number. I did this. This time I spent $25.00 at Staples to fax a 14-page packet to them. I received another letter stating my application was incomplete. I am now very angry. I asked to speak with a supervisor. He said that he had indeed received all information, but now he needs an additional form completed.
This is a form that asks specific questions about my hardship letter. He said it was included in the modification package. I never received such a form nor was it ever mentioned in previous conversations. They have managed to extend this delinquency, which was originally 3 months behind to now 6 months behind. He said to me on a 3-way call with a representative from Nova Debt that they require specific information and I must submit this information. I said, "Why wouldn't I submit it? I am trying to save my house."

It's now February 2013 and they continue to send me monthly statements advising I owe them a payment, but I have no balance due. I have spoken to numerous people and have jotted down names and ID #s. I've been passed onto a supervisor. I've sent a letter asking them to close my account. Now, it's showing up on my credit report. I am so frustrated with this company. They are absolutely horrible. I don't know how they can be in business. I have filed a report with the Better Business Bureau.

If you have a loan with PHH Mortgage, I advise refinancing with a different company. This company is terrible. I tried to refinance my mortgage that’s already held with them. The process was long and drawn out. It took months. They changed interest rate after it was locked in even though credit rating was excellent and the appraisal was well above loan amount. It took them days to return phone calls & emails and they keep transferring you to different departments.
They would not narrow down closing costs. They stated it could be up to $5,000.00. Come on people, I don't expect an exact closing cost, but “up to $5,000.00" is not how you do business. They would not take an existing appraisal and they made me do a second one. I got tired of waiting for response on a more precise closing cost and went with a different company. I’m still charged fees by PHH. I called the company to request that the fees be waived, but they said no. The entire process was very unethical.

I went through bankruptcy. They would not take the payments from April 1, 2012. Finally, I sent 4 in certified mail. Three got put on the account; one went into a holding account. All calls, to all over the world, would not take payments. I was sent to foreclosure on Dec 19, 2012. The account was sent to a lawyer in Indy. He wouldn't take money either. Everyone who reads this, call your congressman or woman! They gave me another phone # to a springboard and answer all questions. They did a three-way with them on the phone and all foreclosure and atty. fees were removed. Call the Customer Service Vice Pres.

Ocwen Loan Servicing has got to be the worst mortgage company ever - with no compassion for their customers. I was involved in super storm Sandy in October, and to this date, I am still not able to live in my house, and Ocwen is to blame! My flood insurance advanced me a substantial amount of money in order for me to do all repairs on my home. The check was made in my name, as well as the mortgage company.
These people only gave me $10,000 as of January 31st! They have had the money since November and this is all I've seen. The $10,000 was not even enough to complete plumbing and electrical work! They claim that for me to get more, an inspector had to come. The inspector showed up 2 weeks ago; and thanks to family and all of my savings, my home was deemed to be 75% completed. I am at a total standstill because I'm out of money and cannot do further work. Floors need completion; cabinets need to be ordered; furniture needs to be ordered for all my rooms, as my whole house was down the studs.
Ocwen claims they can’t release some funds, which is not even enough for cabinets and bathroom to be complete, until my home is deemed 90% done! I am trying to tell them it can’t be 90% completed until they release the rest of the money before February 15, when the adjuster comes again. They refused! So the adjuster will come on February 15 and deem the house 80% done. And I’m stuck, still not living in my home; but they still want mortgage payments or they will foreclose! Really?! Stay away from this place!

My mother has a mortgage with Ocwen. About 4-6 times per month, she gets calls asking for my father, who died last spring. She has repeatedly informed them of his death and has even sent them a copy of his death certificate. They continue to call and ask for him. After being married for 45 years, it is very painful for her to have them continually remind her that he is no longer with us. She has answered those calls when I was there and ended the phone call crying multiple times. I have contacted Ocwen several times with no response. They refuse to respond to emails and at least half the time I cannot even understand the speech of their supposed customer service reps. If you have any choice, avoid this company like the plague they are. This company represents the absolute worst in banking practices and a complete lack of customer service. Every person who works for this company should be ashamed.

In April of 2012, Ocwen purchased my mortgage from Morgan Stanley on property that I own, but I don't reside at. Morgan Stanley provided correct mailing address. Ocwen has never sent me a notification of "Notice of Servicing Transfer" to date. I was unaware that another company had purchased the mortgage until Morgan Stanley requested I stop sending payment to them. They could not tell me who purchased the mortgage. I was getting phone call from different companies I thought (they pronounced Ocwen several different ways) saying that they had purchased mortgage and they needed my SS number to verify. I refused to discuss, notifying the company calling over 40 times if they had purchased my mortgage, they could contact me by mailing notification to the correct address.
This went on for 3 months until I filed a complaint with the attorney general off, who then passed my complaint on to the banking department. They were able to get a copy of the "Notice of Servicing Transfer," which showed that Ocwen was deliberately sending to the incorrect address. After 2 more letters to the Ocwen's Office of the Consumers Ombudsman, the banking department was able to get Ocwen to start sending a monthly statement. Ocwen did not contact with any paperwork until December of 2012 with this monthly statement. On this statement, there were extreme fees and fines. This month, they have threatened me with foreclosure.
I have sent other letters to their Office of the Consumer Ombudsman and have called. They will not answer either letter or calls. The number they provide the person on the other end cannot resolve nor speak to the other departments or let you speak to a supervisor. I have no problem paying my bills when properly and legally notified. Amount past due, due to Ocwen's failure to notify me properly, is about $1,200, and the fines and fees are $1,500. They have also destroyed my credit rating, which has ruined a business deal on additional property.

My loan was taken over by Ocwen on 11/1/11 and within 2 months, I was charged an assessment fee of $292. I was told it was due to being delinquent on my payments, which they were not. They were always received before the 15th of the month. When I called, I was told first that it was due to being delinquent, then it was per my original mortgage contract with the lender. I read the original mortgage and nope, not there. I called again and asked who did the assessment and they said it was inside information. I stated that no one came to the property and they said they did not have to. I asked for a copy of this assessment and they said they didn't have it. I told them that I will not pay this fee. I have been paying my mortgage for a year and every month, they charge a late fee for non-payment of this fee.
Now, I received my statement and again they are charging an assessment fee of again $292. Again, I called and asked Richard, really an Indian named Richard, for the name of the licensed real estate agent that did the assessment and I was told inside information. I believe that inside information means they don't have any documents to back up their charges and fees. This has to be illegal and considered fraud. I sent a complaint to the Federal Consumer Banking complaint department again. Maybe the second time that Ocwen does not respond, they will do something. Very frustrating.

After exhausting a great deal of our reserves due to the economic downturn and a loss in pay, we could no longer pay our mortgage, and our current interest rate was much higher than refinance rates. In April 2012, we contacted PHH to look at options to assist us with our financial situation. We were told that we could take a 3-month forbearance. I clarified with PHH that this would not have a negative effect on our credit and was told that it would not. I was briefed by a PHH representative that the 3 payments would be added to the end of the loan and there would be no negative reporting. This was extremely important to us as our credit was excellent and we thought the forbearance would give us the appropriate time to refinance out of PHH and achieve our goal of reducing our interest rate and lowering our monthly payment.
Over time, we began to receive notices from our credit card companies stating that our credit limits had been decreased. We also began receiving letters from "specialists" dealing with foreclosed homes. We began to suspect that something had changed with our credit score. Upon investigation, we found that PHH had indeed reported us to the credit agencies as delinquent despite telling us that our credit would not be affected by the forbearance status. Once we discovered that they reported us to the credit agencies, we contacted PHH and they stated that their definition of forbearance was that we would not be charged late fees, but would still be reported to the agencies. This was not what we were originally told and they tried to make a deal with us saying that they would still waive the late fees, but only restore our credit for one of the months.
We requested that they pull the call and they threatened to not only renege their "deal", but also impose the late fees that would have been charged had we not been in a forbearance. We requested to please pull the call as the original customer service representative had stated that going in to forbearance would not affect our credit. After pulling the original call, they confirmed that their customer service representative did, in fact, state that we would not be reported to the credit agencies while we were in forbearance. As a result, they composed a letter stating their error and told us they would rectify the situation with all of the credit bureaus. We have yet to confirm if our credit has been restored with the 3 agencies.
Since then, we have tried to modify our mortgage with PHH. We were assigned a case manager to help us with the process. Since July, we have been working with her on our loan. We were notified in September that in order to modify our loan, we would have to make payments that were slightly less (less than $100 difference) for the next 3 months. They stated that after 2 months, we would be given the terms of the new loan. We then come to find out that the terms of our new loan are almost the same as our previous loan. The interest rate is the same - 4.875% - and the payment is only slightly less. Since discovering this information, we have been trying to work with a case manager to modify this loan further as we cannot afford the loan at the current rate and there are much lower rates out there to refinance with.
Despite multiple attempts to connect with them, they refuse to answer us. We are starting to get concerned that our communication will continue to be unanswered and we will end up in foreclosure. All we want to do is refinance our home, but since our credit has been tarnished by PHH's error, it is very difficult to do so outside of their company. We do not want to walk away from this house, but will do so if we refinance to a payment that we can't afford.

Our monthly payments were $623 a month and, now, they are $1,061 a month. We filed for a modification to spread this payment for escrow or something and to lower our interest rate to 7.9% especially as bad as the economy is. Everyone else was offering 4.0% and lower. They called us and told us we didn't qualify for anything. They said that our gross income was enough to pay the monthly amount. I told them we have other bills to pay and child care, food, and the man on the phone who could not even speak English clearly told me that the expenses didn't matter, just how much you make(?). Wth, are you serious? So none of the government help. Well, guess what? They didn't help; they wouldn't even work something out with us. I am so angry that their so-called hardship review was nothing but a joke to them. All he said was, "Well, you can reapply but still doesn't mean you will be approved." Then, why waste my time? I hate Ocwen. Someone, please put them out of business.

Ocwen bought our loan for HomeEq Service Corp. back in 2010 while we were in Chapter 13 bankruptcy. Our bankruptcy was discharged in September 2012 and since then we have had nothing but problems with this company. We applied for a loan modification so that we could get our interest rate lowered and was approved for a much lower interest rate. They mailed us the paper work and advised that we would have to make 3 trial payments before the modification could be finalized.
Upon receipt of the packet, I immediately called them to inquire why the new payment was so much more than the old payment if the interest rate was lowered. They then explained to me that my principal balance was over $180,000 which was ridiculous being that when we filed bankruptcy five years before, our principal on our 1st mortgage was only around $135,000. I asked them where the monies that were paid to them monthly went while we were in bankruptcy and no one could tell me. Finally, after several calls, I got someone in the Bankruptcy department to review the case and they adjusted the payments; however, the principal balance did not change.
I advised that I was not going to pay them twice for months of payments that had been paid through the bankruptcy courts. I advised that I was not going to sign any final paper for a loan modification until this had been straightened out. I've had the courts send them documents and I've sent them documents from the courts and still we have no resolution. I need to know if I can get help because this is really frustrating and now since my payment on my 1st mortgage has gone up, it's hard for me to make my 2nd mortgage on time. This is really messing with my credit. Who would have thought that after 5 years of bankruptcy, I would be fighting with my mortgage company over money that has already been paid to them?

I sold my home on December 27th. Ocwen provided a payoff quote that was good till January 16. 3-4 days after closing, I kept getting calls from them saying that I owed for the month of January. Their service is based overseas. I spoke to someone and explained the situation, and they said they would review and get back to me in 4 days. At the start of a new week, prompted calls again from their service saying that I owed for January. I explained the situation to a new person, and after being on the phone for 30 minutes with this person, they said that my payoff amount was short five hundred and something dollars.
They researched my account and discovered that this was because Ocwen disbursed my insurance payment for the next year on the date that I closed. This person then proceeded to tell me that because this hadn't been paid 3-4 days after the payoff amount had been received, they were going to send the funds back. I explained that this was the first time in my multiple conversations with Ocwen that someone was finally able to tell me what was going on. I said I make a payment for the shortage amount now. They said that they would only take a certified check.
I was getting very frustrated so I asked to speak to a manager. The manager got on the line and told me they couldn't take a payment over the phone. He also said the shortage was outside of the allotted time frame, and they would be sending back the payoff amount. I thought this was ridiculous. He then told me that they could take a wire transfer, Western Union or MoneyGram, but that I needed to send the payment today or else they would return the funds. He said he would make a note on my account to hold off sending back the payoff but that there were no guarantees. I called up and sent a Western Union payment to them for the shortage. I am still getting calls from them. This has been the worst company to deal with, and I want to avoid them in the future at all costs.

I filed a complaint in May 2012 against Ocwen Loan Servicing. My loan was transferred from Chase to Ocwen in April 2012. Immediately, I was barraged by requests to fill out paperwork for loan modification to save my home from foreclosure. I was current with my mortgage payments. I called countless times to try and clear this issue but was never able to make anyone understand I did not want or request a loan mod. Now, I have been unemployed and drawing unemployment. This began in September. My October, November and December mortgage payments were late but paid by the end of the respective month. Ocwen Loan sent me a letter dated 12-27-12 stating my loan was in default. My payments were all paid by month's end for October, November and December.
I was again instructed to fill out the enclosed loan modification forms and send in required info to save my home from foreclosure. It is my understanding a mortgage loan cannot default due to late charges of $68. Ocwen Loan tries to intimidate consumers to do loan modifications. Why is this company still in existence? With the huge bank payout, why is this lending institution still practicing predatory means to get homeowners to do loan modification? I called Ocwen about the 12-27-12 default notice. When asked if I was in default, the rep hemmed and hawed and finally admitted no, my loan was not in default due to payment for December credited to my loan. Please do something about this horrible company. I realize Chase is affiliated with Ocwen. There is a Facebook page dedicated to the horror stories about Ocwen Loan Servicing. Why is this still allowed?

Early spring of 2012, my mortgage with Saxon was sold to Ocwen. I was in the middle of a loan modification with Saxon when this event took place. Ocwen was unable to find my loan number for well over 2 months. Once the loan was found, I told them that I was in the middle of my vacation with Saxon and wanted to continue some form of service so I could save my gone due to the fact that I was unemployed. They requested all the paperwork as usual. I faxed at least 20 pages 5 times over. With all this malarkey taking place, time is being wasted. Every paper that I faxed needed 30 days to be reviewed. There was a strong essence of lack of communication on their part. I spent a lot of money faxing paperwork to them.
After several months of back and forth phone calls faxing and such, I finally get a forbearance program offer to me. Let me tell you that what it says on the phone and what they say via their own words are two different concepts. I've accepted the forbearance program happily that is until for some unknown reason they say they never received my November payment. Of course, they did. They received October's and December's. Come to find out, they did not receive November's until December 7th, so technically I wasn't late but to them I was and they decided to stop the forbearance program. I said that this is ridiculous. The program should not have been canceled due to mail error. I had proof of it being sent. They said that they would return the payment which I have not received back. They said I could redo the forbearance program with no problems. Once again, I'm faxing or mailing all the paperwork but by now, I told him I was not faxing any copies of the mail and I would send them via priority mail.
Ironically, they got the paperwork in the mail just in time. I spoke to them yesterday and there is nothing but aggravation. The left hand does not know what the right hand is doing. Ocwen servicing company is there to help the consumer save their homes supposedly. I don't believe this is true. Not only the incompetence but the aggravation of not being able to talk to an American without an Indian accent. I really do feel a class action is necessary to stop this company from doing whatever it is, throwing people out of their homes. I'm not done yet and I will get my way. I will take this to a higher court if necessary and I will stand on my soapbox against them. I am keeping my house and they have to offer a decent program until I get on my feet. Even with a forbearance program, you still have 30 days to send in a payment without being late. Anyone should know this. Do not give up. Do call. Keep close contact and get written paperwork from them stating the program that is available. Do not take no for an answer ("I'm sorry we cannot help you"). There is help and they are there to do it. That is their job. Class action must be taken now!
Ocwen, it seems to me, is only there to gain property for their net worth only not to help the homeowner save their home. Isn't this what the president offered to all homeowners that are having problems that were laid off and floundering to be helped? Don't give up hope. There is help and all our prayers are with everyone who is having this occurrence happened to them. Do not leave your home! Mr. President, did you hear us? If this does not get fixed, something far greater will occur. I'm angry and I am not taking it any longer.

We have our mortgage through PHH for 13 years. We have never been late on our payments (direct debit) and our credit scores have been fine. Sometimes, the escrow account would be overpaid and we would receive a check for the difference. And sometimes, it would be necessary for PHH to increase the amount to balance the account for the following year. Everything was fine and basically still is. However in 2008, we received a letter from Morgan County saying our home was to be sold on the courthouse steps because of back taxes. When we called PHH, they said the best thing to do was to buy the house when it came up for auction! Because it is such a small county, the tax department explained what to do. We finally got everything arranged, but what I would like to know is if this manipulation is common?

As a personal observation, you are only an Escalation clerk; it's up to the bank examiner if you violated any banking laws, not you or Homeward Residential or whatever your name is now.
As my voice message to you on Friday, January 4th, was explosive, they will continue to become more explosive and more written complaints will be forthcoming until the changes are made to my illegal loan modification. Ms. **, you state in your response Homeward has responded to me with Tact and Professionalism. That is far from the truth and you only communicate it that way because you're responding to the agency that I have complained to about your organization. It's a disgrace that American Home Mortgage, Homeward Residential and All Mortgage Servicing has devalued the finance and banking industry with your poor operating standards.
Ms. **, when you apply for a mortgage or car loan, do you just sign the paperwork and submit to the finance department? No, you meet with the finance person and ask questions. In my situation, I was forced to sign my loan modification to not lose my house and it was signed under duress because no one in your organization would return my phone calls to go over this illegal loan modification that Homeward created. No one in your organization, from the bankruptcy department, Diana ** in the escalation department and my loan negotiator ever returned my phone call. If you call this professionalism, ma'am, you need to step back and return to business school and treat people with respect and not on the greediness that Homeward has trained you in. Then on top of that, to make matters worse, you tell me it's not negotiable.
Your letters regarding my denial for the Hamp on Tier 1 and Tier 2 are full of **. You keep forgetting that it's you, the greedy banks and investors, that have gotten us into this mess back in 2008 and don't want to give up the high principles that you all created.
I have filed my letter with your organization's decisions about my denial back in November for a second 30-day review. As I understand after speaking with Homeward or Ocwen, whatever your name is now, on January 3, my account was noted that you received my letter from November 2012 but is on hold for review on January 31st of 2013. That is 2 months. You created a loan modification that would force me into default and never should have written, created or offered such a ridiculous loan modification in the first place. For example, a $100,000 balloon payment that will be due when I am eighty years old(?) and a home that will be 67 years old? The home is practically falling apart. With a flooded basement, the foundation is already compromised. The foundation drainage pipes from the 1960s are collapsed and need to be replaced. The water is coming in through the window and the fireplace pit in the basement. You, Ms. **, and Homeward Residential are beyond greedy and inflating hardworking Americans' mortgage payments for your 18-karat gold toilet bowls in Coppell, Texas.
Ms. **, your statements on your response to Mr. ** regarding the number of loan modifications is false. I was the one sitting in Bankruptcy Court starting in 2008 representing myself after just losing my mother who was terminally ill, racking up medical expenses and unable to pay the mortgage so you turn around and add arrears, taxes, penalties, post office fees, copying fees, the list goes on and on. There was never a 1st loan modification. After bankruptcy, it was called a refinance to get me to assume the mortgage and get my name on the loan. The first loan modification took place in 2011, which I fought for a correction which I then signed for in April 2012 under duress. There have only been 2 modifications, Ms. **, not 3. Get that straight before you write or open your mouth.
Also, Ms. **, for your review and to take effect this month, which does include Ocwen Financial Corp. are the proposed changes to the Mortgage Servicing rules. Finally, something is being done to protect the hardworking Americans, except it's not enough. I will continue to fight to reduce this mortgage principal, so be prepared. I am not stopping.

Servicing rules will cover major banks including Charlotte, North Carolina-based Bank of America Corp. and San Francisco-based Wells Fargo & Co. I have been talking with representatives of Ocwen about making reinstatement payment. They continue to tell me it can't be done. My reinstatement amount is $2,665.00 and that would bring me current, except fees owed. I agreed to make my January 2013 payment before the grace period of Jan. 10th and they refuse to accept - stated they would send back. In November, I asked about a forbearance and they said they don't do that. Yesterday I spoke with a representative and she stated they do, and that I was scheduled an appointment with a relations manager for Jan. 9th for a modification, but I can ask them for a forbearance and the lender I have accepts forbearance. I am so scared because they said foreclosure procedures had begun, but I haven't received any paperwork. They don't act like they want to work with you to save your home.

My monthly mortgage payments have increased from $887.53 to the current $1,040.10. There has been no increase in the home insurance premium and property taxes for the residence, and the current loan modification contract is effective until August 1, 2015. I have sent a letter requesting an explanation and have received no reply to date.

Ocwen also took over our loan and like most of the complaints, we have had the same problems with them not accepting our payments and saying they never received paperwork that was sent several times. They just foreclosed on our house and we didn't know of the foreclosure date until we received a call from a friend on that day asking what was going on. We called Ocwen and was told to call back the next day and see if our property was sold. We called back the next day and was told there was nothing they could do for us, our property sold at the auction. We never received foreclosure papers! We contacted the lawyers from the eviction papers, who told us we could probably have Ocwen resend our foreclosure and gave us the number of another lawyer who handled the foreclosure. That lawyer said we needed to contact another lawyer, who started the whole process for Ocwen, who we can't find.
We've called Ocwen and of course, the people in India have no idea about being able to resend a foreclosure. We would need to speak to a supervisor, but all the supervisors were in a meeting and they were not sure how long it would last. Would we like them to call us back in the next 24-48 hours? Still waiting. We have until tomorrow to answer the eviction papers. Merry Christmas to us and our kids.

PHH Mortgage is the worst. I had my home foreclosed on after only being 3 months late with payments. I was late with the payments because I was in the middle of the loan modification process with the bank, and they required that I not make the payments before they would even consider discussing a loan modification. I had extenuating circumstances that prompted me to go the loan modification route in 2010 (I was trying to get my interest rate reduced from 7.5% to around 4%). I sent them all the appropriate forms and paperwork, and when I followed up, they said they hadn't received it (even though I had proof of delivery from USPS). I re-sent the paperwork, and I kept following up with them, and I was given the runaround for almost two months. When pressed, they told me they were still reviewing the package.
Unfortunately, at the bank, the right hand didn't know what the left hand was doing, and the loss mitigation department notified me the home was scheduled for foreclosure auction. I contacted the bank, and they assured me that it was just a formality, and they would cancel the foreclosure sale since we were in the process of getting the loan modified. I kept checking back with them every few days to make sure that they had cancelled the sale. Finally, two days before the sale, the Loan Modification department told me it was too late, the home was going to auction, and there was nothing they could do about it. Something really needs to be done about this illegal racketeering.

This has been going on since June 28, 2012 and has not been resolved. Ocwen is a fraudulent company. They purchased my loan 2 months ago, and I had a loss in my home prior to the transfer to Ocwen, so our funds from the insurance were transferred over to them. The work was done before they took over the loan. As a matter of fact, we faxed over information with the bills to the prior company and never received payment. Ocwen has $20,000 of my funds and refuse to give me the money that is owed to me. The adjuster from their company came out and inspected that the work was done, so they know the work was completed. I have paid all of the contractors the money owed to them, and Ocwen refuses to pay the money back to me.
I call and talk to people from India who tell me something different every time! They want me to sign documents saying that the checks will go directly to the vendors, but the work has already been paid for. They can't change the rules after the work was completed. We were following the prior mortgage company's rules. I call and call and call and try get it escalated back to the States, and they say that it will be taken care of. It's never done! Our last resort is to get an attorney. This is the worst company! The only thing to do at this point is to get a lawyer! Any guidance would be appreciated.

My house was in foreclosed back in 2007. But the second mortgage still reports to credit bureau as collection. I need them to remove this from my credit report. Ocwen should have reported as foreclosed instead of collection. Ocwen bought my original second mortgage from Washington Mutual. This is not a line of credit or personal loan.

Do not, under any circumstance, deal with the company! They are totally incompetent. After 5 months of getting the runaround in attempting to refinance my co-op, I was denied based upon what they said is my co-op's insurance. My management company said this issue has not come up with the many other refinancing they have dealt with other building residents and cannot understand the reason PHH has given me. I am now attempting to get a disclosure under the Fair Credit Reporting Act and for more than a month, I get no responses to either emails or phone calls. I am out $500 and another $350 to my management company. I am outraged at the service or should I say lack of service this company provides.

PHH Mortgage/RBS Citizens Bank are one and the same. We were in the process of modification through PHH Mortgage since late 2011 and around February 2012, we received a letter introducing us to our case manager who would keep us posted on the progress of the modification.
In April, we received a letter from the Modification department asking us to mail more documents, which I had sent twice already. By May, I called the case manager and she did not seem to know what was going on (delaying modification) but after consulting with her superiors, she asked me to email her the same documents once more and I did. Despite the assurance (send this and we can go through modification), we kept receiving (by mail & email) requests for more documents from different people in the Modification department!
Early August, I was assigned (temporarily) a case manager because mine went on vacation and she asked me to scan modification documents (which by now I had mailed, faxed and scanned several times). I obliged and she informed me (via email) that their Staging department is working on our modification. Suddenly, two weeks later, I received a letter from PHH Mortgage lawyers informing me that our home will go on sale the next month!
I called the case manager to find out what was going on as the last time we spoke she had told me that my home was in the process of modification. I left messages but she never returned my calls. This seems to be a recurring issue with PHH. So, I emailed her and scanned the sale letter from their lawyers. She finally emailed me back but with, "Email me (listed) documents so we may postpone the sale." I had been sending and resending documents to PHH on a regular basis with a promise of modification (somehow my home still went up for sale) and now they were doing it again, asking for more documents. She also informed me that my case manager was back and that I should communicate with her, but despite numerous calls, I was unable to reach her and I never heard back.
Despite PHH's promises and assurance of modification, they never did anything except ask me to send and resend documents, while letting me believe I was still under consideration for modification (even though the other side of them is foreclosing!). The day before the indicated sale date, my case manager finally called and informed that my modification was denied and she doesn't know why.
PHH never mailed me a Modification Denial Letter, as is required by law, and they informed me of the denial the day before the sale! A real estate agent showed up a week later and told me to vacate my home without showing me any documentation of sort. I called PHH to ask them about it but they told me that my home did not sell and transferred me to REO department where I left a message. I continued to call them, but they kept telling me my house did not sell and proceeded to transfer me to REO department who never returned my calls.
Three weeks later, we received a 3-day notice from PHH lawyers (different lawyers this time). I sought the help of friends in realty (and eventually lawyers) that reviewed my documents and determined it was a wrongful foreclosure. Along with professionals in the business, I called PHH and we spoke with several people, including the vice president's office. The supervisor we were eventually assigned reviewed the facts (after a long discussion!) and admitted that our home was wrongfully foreclosed, assuring us that the three days notice will be recalled and our home put back into modification.
Another supervisor from PHH called a few days later regurgitating the same information as the first (the home is being returned to modification) and that we should continue to wait for the formal letter. However, two days later, the same supervisor called and said that the Legal department instructed them not to proceed with the reversal from wrongful foreclosure back to modification; it was not in their best interest!
PHH and RBS CIitizens Bank are admittedly wrong and should take responsibility they should follow their credo, honest and ethical everyday. I have learned that when it comes to PHH:
1. There is a major lack of communication between departments.2. Employees are not well informed.
3. There is something clearly wrong with their postal service/email/phones, because they never receive documents and that is why they seem to ask for the same thing over and over!
4. And phone calls are rarely returned.

What is the motivation for Ocwen to freeze your account and prevent you from making payments? While most companies would gladly accept my money, Ocwen is doing everything in its power to prevent me from making the "correct" payment! First, I was told that I could not make a payment while they were trying to research where my payments to the previous lender were going. I waited. Then, I was told an amount that could be paid to reinstate the loan. I set up the wire that day and confirmed that the amount was received by Ocwen (but not credited to my account). The process, I was told, would take 24 hours. I waited. I am now told that the amount was short since we are in December and another payments is due even though they received the exact payment they requested. I cannot make any payments until they sort this out. Six days later, Ocwen is still trying to determine whether the payment should be accepted or rejected. I am still waiting. This is asinine! Who is running Ocwen!

I had, as many others, my loan assumed without any notification from Litton to Ocwen. Litton assumed the loan from Fremont. During both Litton's and Ocwen's false attempts to provide a loan modification, interest and penalty accrued on my loan principal, and as with other cases, I was told not to make payments during the modification. I have waited for a modification off-and-on for three years. I hired an attorney to take Litton to court for their actions. Their attorney provided a sworn statement to the judge that Litton would comply and offer a modification to me and they did not. I have paid thousands to an attorney. I have paid several thousand to accountants twice to have corporate self-employed taxes updated to qualify for the trial/modification with companies.
I have sent mortgage payments by mail to both Litton/Ocwen and the checks went uncashed. As with others, I have been told everything under the sun as to why I have not been approved for a modification: illegible documents, not received at all, checks not received, wrong information provided, incomplete information provided! At this moment, 48 months and counting, I am awaiting a modification from Ocwen and have been penalized $170K in interest and penalties and late fees. Ocwen does not want any mortgage payments from me - they only want to take the house.
Sadly, the FTC, Fannie Mae and Freddie Mac and HPAP, have done absolutely nothing to prevent or enforce rules against these companies as evidenced by the many, many pages of complaints which go unattended thus far.

I have been contacting Ocwen for over two months to get them to contact Freddie Mac that my Private Mortgage Insurance has been cancelled. Ocwen either tells me to contact Freddie Mac, which anyone who does any research can tell you that Freddie Mac does not communicate with the public but only with the mortgage companies, or they tell me that I will get my letter to Freddie Mac within 24-48 hours. After that time has passed, I have been told that they actually need 15 days and that another department (which I cannot speak with) handles my request. This whole process is ridiculous.
I cannot get any other mortgage company to refinance me (and I have one waiting to assist me) until Ocwen contacts Freddie Mac. Every time I call Ocwen, I get another person who sounds like they are from India. Always very polite people, but they can't do anything for me! This whole process has been beyond ridiculous. All I want to do is lower my payments, which is possible upon refinancing, but am not able to because of Ocwen. I don't want to face foreclosure and want to be responsible for my payments. Ocwen is beginning to make this seem more and more of a hardship for me.

My loan was purchased by Ocwen from Litton Loan in October 2011. In May of 2012, my payments went up from $839 a month to $1,254 a month. Because of this increase, I am unable to make my payments. I have contacted them and every time I get the amount they want, the price increases. I have filed with them a loan modification program and was told I was denied. I had a phone meeting with a case manager for today, November 17 at 4 o'clock but he didn't call so by 4:30, I called them. The guy on the phone (never an American, always someone with broken English from India) stated that I didn't qualify for loan modification and yes indeed the case manager never called me. Duh!
The guy asked if I wanted to reschedule. I said I need to speak to him ASAP. I am going into foreclosure on the 21st. I need help. He said we could reschedule for the 24th. I said, "I need to speak to someone before that!" He said, "How about the 25th?" He said the case manager can help me and provide me with different options. He told me I could reinstate by paying my mortgage up to date. I said, "Don't you think if I could do this I would have done it?" He replied yes. I hung up on him. Five minutes later, the case manager called me, aware of my conversation with the other Indian. He too was from India. He told me my mortgage company does not do loan modifications and that I have three options - short sale, turn over the deed, or reinstate. I said I am not selling my house for a short sale nor am I signing over the deed. He asked, "You want to keep your house?" I said, "Yes. Can I make a payment and a half or something until I get caught up?" He said no, I need to reinstate by sending the full amount.
Why did I bother to submit all this paperwork? Isn't it funny how you call their phone line and it says they are a company which helps homeowners keep their homes? That's bull crap! First option he gave me was short sale or signing over the deed. Can anyone help me? Apparently, Ocwen is not a good company. Shouldn't we have a say as to who purchases our mortgage? If I wanted Ocwen, I would have applied with them.

I had inquired about some papers. I was told it was going to take 3 business days for me to get the email with the papers. They charged my account for it within 3 business days and called them back. Every time I call, my calls were routed to India. They didn't know what I was taking about. I did the request 3 times and never got anything solved. Worst costumer service ever since my account got transferred to Ocwen.

My loan was sold to Ocwen from Saxon. We had filed bankruptcy and handed the house back to the bank. They kept on calling and mailing me statements. I called my lawyer and had her call them and give them the date of my bankruptcy and told them to cease and desist. They are still sending me statements. I am collecting them and plan to sue them for harassment.
