In Dec.1984, I had an owner finance 15 years. I paid it off in Dec. 1999 but never closed it with Southwest title. I did an extension with Litton but was foreclosed on in 2004. I am trying to get my case number. HUD tells me to call Litton, now Ocwen, but all phone numbers do not work. If Ocwen would call me to let me know something. Allied Lending did the contract for the extension and they are gone. Since I paid off the loan, the case number should be mine, not Litton.

My wife and I applied for refinancing with PHH Mortgage. In 2008, PHH mortgage financed our current home mortgage. A PHH Mortgage consultant quoted us a 3.6 interest rate and within a few days, we received a GFE to that effect. However, on August 6, we received an application package with another GFE with an interest rate of 3.875. We asked why, but never received an answer. We let it go and continued the process, and was assigned a processor. A closing date of October 8, 2012 was set. We completed our application and it was received at PHH Mortgage on August 15, 2012. It went to underwriting on September 15, 2012. We continued to check the status of our application online.
On October 8, 2012, we received a call from a new loan processor informing us that the closing date had been changed to October 16, 2012. On October 16, our processor informed us that underwriting needed a copy of my full divorce decree filed twenty two years ago. That was the only item required for final approval. The decree was delivered to them within four days. Our closing date was changed to October 31. Our processor informed us that an extension of our "locked in" interest rate of 3.875 was granted on November 15, as well as a new closing date of November 13, 2012.
On November 4, we were informed that our interest rate had changed to 4.06 due to my credit score decreasing. At that point, we withdrew our application. We signed an agreement to pay $500 if we decided to withdraw our application. However, we don't think we should pay this fee because PHH Mortgage did not hold up their end of the agreement.

My loan was sold to Ocwen from Bank of America in June 2012. That's when the nightmare began. I am on Social Security and have to pay my mortgage when I receive my check. Usually, this is two days past the 16th, so I included the late fee. This month, they received my check on the 22nd and cashed it on the 23rd. Now, I have received a letter with intent to accelerate foreclosures! My loan isn't even 30 days late. Try calling them - that's a joke! You cannot even understand a word they are saying! They have messed up my escrow, made me lower my flood deductible which surprised my insurance company and raised my payments. This company is nothing more than a predator and should be put out of business. Everyone stuck with this company should make continuous complaints to the BBB! They need to be shut down and pay restitution to all of the unlucky homeowners they torture!

My loan was sold from Saxon to Ocwen. Ocwen is continuing to increase my monthly payment. I am in modification from Saxon. Ocwen said my insurance had to be increased by $2000 for some reason. I cannot speak to anyone in the US. I need help fast. My insurance actually went down because I added another service to my insurance carrier.

The home I grew up in which my late grandfather helped build was sold to another family about 12 years ago. I was a teen, so there was nothing I could do (sold after my parents divorced). However, the family that purchased the home stopped paying their mortgage and moved out of state. I got in touch with them in 11/2011 and found out that they were going to let the house be foreclosed on. At the same time, we were looking for a new home so we jumped on it. They owed $125,000 on the house and the house was currently appraising for $90,000. We hired a friend of ours who is a realtor and then submitted a short sale package as well as our offer contract. We offered $108,000 due to the fact that we "really" wanted this home, and were hoping to move soon. Everything was submitted in early 2012.
It is now nearly November and all we get is the runaround. They finally sent someone to appraise the house in July, but then no one could get in contact with them for months. They contacted the realtor at the end of September and said all the paperwork was outdated and needed to be resubmitted with more current financial information for the current owners. The realtor is calling daily and leaving messages. No one has returned his calls so far for the entire month of October. Other people who are interested in this property have been wanting to offer $50,000 - $60,000. The home needs a lot of work, and has a lot of problems that we are willing to fix because the home has sentimental value and its location is right next to my family's property and other family members' homes. We have now been working on this for almost a year and the homeowners have not made a payment in 17 months. I am so frustrated with this horrible company!

Failure to process payments, excessive, threatening collections: Like so many here, my mortgage was given to PHH to service after many years of being handled directly by my bank (name withheld since the issue is not with the bank). I've had an ongoing problem with PHH and have tried to resolve it through my bank to no avail. It appears PHH is acting deliberately to create problems and thereby collect extra fees that are not justified. Also, like many, I am a military veteran 50+ and feel this is a targeted action by PHH.
I have been making payments via (bank name) WebBillPay since establishing this mortgage. In the past several months, I have been having a problem with PHH applying payments received, receiving numerous and frequent unprofessional collection calls from PHH and I have been trying to get the issue resolved through both PHH and (bank name) to no avail. PHH has repeatedly told me I cannot pay this through (bank name) WebBillPay and I am required to make payments through Western Union (of which PHH is a subsidiary) for a fee of $40 per transaction. Plus, PHH has indicated they will not post payments until after the due date so I need to also include a late payment fee with each payment.
Although both (bank name) and PHH management have stated this is incorrect, just today I received yet another call from PHH. This time initially claiming the payment bounced (which requires yet another fee), then claiming the payment was stopped. During the collection's calls (I receive no less than five per day), PHH has discussed these "late payments" with co-workers at my employer and with my pre-teen children. Here is the history:
Payment due May 2, 2012: Per (bank name), payment was made May 2, 2012. Per PHH, payment was applied May 21, 2012. PHH made over 30 collections calls and demanded payment via Western Union. Following escalation, they relented and waived the late charge.
Payment due June 2, 2012: Per (bank name), payment was made May 31, 2012. Per PHH, payment was applied June 18, 2012. PHH made over 30 collections calls to both my personal cell phone and to my employer and discussed the late payment with co-workers, and again demanded payment via Western Union or via personal credit card or check by phone. Following escalation, they relented and waived the late fee.
Payment due July 2, 2012: Per (bank name), payment made July 06, 2012. Per PHH, payment applied July 23, 2012. PHH again called both my home and work numbers, again discussed the late payments with co-workers and advised my son we were going to lose our home if I did not pay immediately. Following escalation, they again admitted they should not have done that and waived the late fees.
Payment due August 2, 2012: Per (bank name), payment made August 3, 2012. Per PHH, payment applied August 16, 2012. PHH again made collections calls, this time over 60 calls in three days. Once again they demanded immediate payment via Western Union and once again relented when escalated.
Extra escrow payment for new year: Per (bank name), payment made August 9, 2012. Per PHH, payment applied August 17, 2012. No calls or contact from PHH on this
Payment due September 02, 2012: Per (bank name), payment made September 6, 2012: Per PHH, payment applied September 21, 2012. PHH again began a relentless, hourly series of collection calls and discussed this late payment with co-workers and with my direct supervisor, again demanding immediate payment via Western Union. When escalated, PHH management provided a different servicing address for future payments to stop this problem and I updated (bank name) WebBillPay.
Payment due October 2, 2012: Per (bank name), payment made October 2, 2012. Per PHH, payment was stopped by (bank name). PHH again called and demanded immediate payment via Western Union, late fees and dishonored check fees. The caller Larry at PHH refused to escalate and advised me PHH would keep the payment as dishonored check and begin legal recovery.
I have had enough of PHH. Seven consecutive mishandled payments, discussion with unauthorized third parties, threats of foreclosure and legal action, and clearly an attempt to inflate costs through improper actions. I have requested (bank name) reassign servicing of this mortgage to a reputable servicer. This ongoing issue appears deliberate and the threats made by PHH appear to be both intimidation and blackmail. This needs to stop, please assist.

Our escrow company recently tried to get loan payoff amount from Ocwen 10 days prior to the closure of escrow because there was a large penalty associated with its delay in closure after October 17th. After several calls from escrow company and several calls from me during the last two days, we finally received the payoff statement that is inaccurate, to the tune of around $15,000 in Ocwen's favor. I realized the error but I had to close with the figures provided because they gave us the statement at 1:20 pm and our deadline was 2:00 pm that day.
It takes just a few minutes to calculate loan payoff amount so I am surprised why it took them 10 days. Could it be that they give erroneous figures at the last minute so that they get paid for what they stated in their loan payoff? I tried calling Ocwen to ask for refund but my loan has been deleted from the system and I am still trying to figure out how to reach them. Any help will be greatly appreciated.

In 2010 our 3-bedroom, 2-bath rental property was vacant for six months, making it difficult to pay our monthly mortgage on the property. Our mortgage became two months past due when our mortgage company declared bankruptcy and sold our account to Ocwen Loan Servicing without any attempt to contact us to make alternative arrangements. We began paying the monthly payment in October and November of 2010 to Ocwen. The December payment was sent between the 10th and 15th of the month. This company indicated that they received the payment after Christmas (this is hard to believe) and declared it was late and refused to accept this payment for December's mortgage. They wanted the two months we were owing plus December's payment immediately.
We were unable to pay the full amount requested. They refused to accept any amount of a payment, they wanted all or nothing. Each succeeding month increased the total owing. The company offered a refinancing of the loan, which was a ruse. I filled out stacks of paperwork and mailed it to them repeatedly, only to be told they never got it or something was not filled in correctly and to redo it or the committee was reviewing the paperwork. This was strung out over 3 months when I received notification that they were going to foreclose on the property. I quit filling out their ridiculous paperwork, which was to prevent foreclosure proceedings and started to collect money from savings accounts, checking accounts and family members to prevent the foreclosure from occurring. Four days before the foreclosure was scheduled to occur, the total amount that was outstanding was paid!
Ocwen has listed on our Experian credit report that foreclosure proceedings were started and that we were late for at least 5 months. Of course they do not indicate that they refused to accept payment during this time and that their pseudo paperwork to supposedly refinance was a farce. Ocwen had no intention to refinance the house. They wanted to take possession of the property to increase their company’s net worth. We have made each monthly mortgage payment on time since May 2011 when the foreclosure was stopped with the massive payment made four days before the foreclosure was to take place. We have requested that Ocwen remove any mention of foreclosure from our credit report. Each request has been ignored, even though we were promised verbally that this would be done. Nothing has been done to clear this problem. We are unable to take advantage of the low interest rates on mortgages at the present time because we have the word foreclosure on our credit report and late payment status from December 2010 to April 2011.

I have never ever been late on any of my monthly payments. I live in Michigan and the check goes to a PO Box in IL. It should take no more than 2 days to get there. I mail other checks out at the same time. These checks go to IL and to Florida and are cashed within days. Ocwen gets my check and sits on it until it is late. As a consumer, what can I do? They are playing dirty. I found out a phone number (1-561-682-8000) where you can talk to the owner Ronald M. Far. Most likely, you have to use the automated voicemail, but at least it’s an American number.

Chase sold my loan to Ocwen 3 days after I sent in all the paperwork for a loan modification. I actually went to a Chase Branch and faxed to make sure it got to them. Later, I find that my loan was sold to Ocwen and called them to let them know that I sent all the paperwork to Chase. I called Ocwen, and I could barely understand the person, but then he told me they have "no loan number", so they couldn't help but to call back. I called again a week later - still no loan number and another person that could not speak English well. So I asked where they were located, and he said India! Now I knew why I couldn't understand! Anyway, I called again and they said we need to send them paperwork, but they still hadn't sent me anything, but I was told, "It will be taken care of." Sure it was; they took care of it by foreclosing on us before we had received anything from them! We were shell-shocked! I still am and cannot believe this company is in business! They are not reputable and need to be shut down for their unlawful practices.

I was foreclosed on in July 2011 after I was told the loan was being modified. I was told the reason was because I had been sent an email I failed to sign! The sheriff served me notice last July 8, 2011, giving me 7 days to get out. Then, for more than 8 months after the foreclosure, Ocwen reported to the credit bureaus that I still resided at the said property and still failing to pay.

I paid off a loan with Saxon Mortgage in February. I have all copies of checks and pay off balance from Saxon. I even received a small refund check for overpaying note. Three months later, I received a letter from Ocwen saying note was sold to them. I sent all papers to them; still, they persist. This company is a scammer. They are a bunch of thieves preying on the public. I'm going to find an attorney and file lawsuit on the thieves. I can't say enough bad things about this rogue company.

We received our initial Ocwen loan mod in the mail on July 18. They wanted the initial three-month trial payment to start on Aug. 1 but I had several questions regarding the escrow amount. We finally got a meeting set up with Sandra **, a specialist agent, on Sept. 11. She had no clue about the escrow. The figures just didn't add up. Meanwhile, I talked to a dozen agents (yahoos that answer the phone and have no access to the actual files) and I just happened to get lucky with one. She actually spoke English and told me there was a forced flood insurance on the property. According to my appraisal, the property is not in a flood zone. I then called a flood insurer, who told me the same thing. We both got on the phone with Ocwen, who requested the flood determination be faxed. Seventeen days and a dozen more calls and no one knows anything about it! I re-sent it yesterday. Meanwhile, we got a notice that we're late and now our loan mod will not be approved, even though Sandra ** assured us we had until Oct. 1. (I paid August and Sept. immediately after the initial phone meeting.) This is the worst company I've ever dealt with, for anything.

I received a letter from Bank of America in June 2012 stating that my BOA loan for my rental property was bought by Ocwen. This mortgage payment was set up for automatic withdrawals, so I was always on time with never a late payment. But I never received any introductory letter from Ocwen. In July and August 2012, the automatic mortgage payments were made to Ocwen without me doing anything. In September, the automatic payments stopped - again without me doing anything. I then read the reviews on this website about Ocwen and was immediately suspicious. So here I am, with absolutely no information about my new loan number or any contact info or where to send payments.
This morning I called BOA who put me through to Ocwen. After being transferred 3 times through Indian call centers, Hendrick helped me on the phone. He told me that I was late on my payment and now I owe late fees! It’s exactly the same kind of situation many others faced! How typical! Hendrick told me that the introductory letter was sent to the property address, which is a rental in Las Vegas. They did not even have my mailing address on file. This has never happened with BOA. BOA would send all correspondence to me at my mailing address in CA.
At this point, I was on the phone for so long that my phone ran out of battery. I called again on my other phone, went through several transfers again, and this time I spoke to Jackie. I went over the whole situation with her again. How could they have missed transferring my mailing address information from BOA? Every loan has room for property address and a mailing address. They could both be same or be different. So, here I am getting penalized for incorrect record updating. I had to make a rush payment, including late fees, through Western Union that cost me another $10. Jackie, however, told me that she sent in a note to Ocwen's recourse department to refund me my late fees since it was no fault of mine. It could take up to 15 days for the recourse department to contact me. Let us see what happens. So, all in all, I was on the phone for 2 hours! There must be a US department where we can send our complaints to. Is AARMR any good?

Ever since our loan was bought by Ocwen, we have had nothing but problems. They screwed up our escrow and then suddenly raised our housenote from $735 to $911 a month. Finally, after a year of calling, writing, getting no answer or a screwed up automated system that does not connect, I finally got a person who couldn't understand nor speak English. It took a year to straighten it out (we thought) because we finally took our yearly insurance and taxes upon ourselves just so they couldn't mess us up again. I just received my check back from the insurance company. Why? Because those idiots paid it even though they didn't have the authority to do so. I hate this company! Does anyone realize the hassle it is going to be to straighten this all out again? I am to the point where I just want to sell this home in order to get away from these stupid, non-caring people and the idiot company that they work for! Not only that, while they are working things out, they are putting our principal monies into their pocket! They are crooks! Can anyone say class action?

In the middle of 2011, our mortgage from Litton Loans was sold to Ocwen without our knowledge. We were not behind, but when Ocwen took over, we received papers advising that we were 2 months behind. Now when I called to get proof of the accusation, I kept getting relocated to some red dot bobblehead in India who, much like a machine, would not give me the contact to a human in the United States. I recently paid over $7000.00 for back payments and escrow which they failed to provide documentation on. I see that I am not the only one having issues. I'm currently seeking legal assistance. Let's take legal action. Thanks.

This so called mortgage company said that my husband and I didn't make our payments for our mortgage. After years and years of no problems, out of the blue they sent a letter with about five months of payments saying we owed them $7,000 in back payments and they are foreclosing on our home and to not send them any more payments until they had a chance to fix the problem. After a few more months of receiving letters saying we still owe $7,000, we got a lawyer and went to court and somehow between $7,000 and the two times we went to court, it turned into $18,000 that we had to pay. Thank you, PHH Mortgage, for stealing our money from our family and making it hard for us to get another loan.

I had loan modification with Litton Loan service and never made it permanent. They kept requesting the same info for more than 18 months. Finally, they sold it to Ocwen Loan. I got a call from Ocwen stating that I had enough money in escrow to cover September, October, November and December of 2011. On December 19, 2011, I received foreclosure papers from the sheriff from Ocwen. Ocwen claims that I haven't made any payments since 2009, yet I had continued all the way up to September of 2011, making the modified payment. With my original loan with Litton, the amount was $180k. Ocwen is telling me I need $151k to bring the loan current and still have the original amount. They are out of their cotton-picking minds. I hope the government can step in and see what these crooks are doing to the hardworking people who are trying to stay in their homes.

I have an Ocwen loan that was modified in 2010 by a mortgage realign company. Everything did go through and we are due for a % increase. We are behind 2 payments for unseen medical reasons and have decided to let the house go. We are upside down by a lot and we have a lot up fix and Ocwen of course is not willing to work with us. This company is scary and I can see the calls coming. Does anyone know how long the process takes and how long we might have in our house?

This is the most ridiculous "business" I have ever dealt with. Apparently, we have qualified for a loan modification, but have not received anything in the mail. If I call and try to speak with someone, I can only speak to a rep in India. However, an American leaves a voice mail on my cellphone asking me to return his call, never leaves his name, and the number he leaves goes straight to the reps in India who tell me I need to make a payment on 9/1, 10/1, and 11/1.
Today is 8/28 and nothing in the mail yet! I do not trust them enough to just hand over a payment without something in writing. The India rep who I got on the other end tonight told me the person who has been calling me is "Andrew" but he does not have a number I can call! Are you kidding? He has to be calling me from a number and it is the same voice each time so I am sure he has a direct line! When I insisted, she gave me his direct line. She told me Andrew will call me on Friday between 3:30 and 3:45 and then hung up on me. Okay, by the way that is 8/30 and they want me to make a payment on 9/1. I do not trust that; especially after reading all of these complaints about them taking their hard earned money and then still foreclosing on them! It's a scam! I'll keep you posted on this continuing **!

I had a loan modification with Chase Bank. I faithfully made all my payments every month. All of a sudden they notify me not to make any more payments - they were doing something with my loan. I then get a letter from Ocwen that they bought out my loan - not the modification loan, but my original loan for $1700.00 a month. Ocwen said I had not made any payments since October 2010 and I owed $20,000.00 now. I had proof of all my payments, faxed all the information to them, and then got a notice that I was in foreclosure. They said my modification had "expired." Chase did something with my loan modification, sent me paperwork to sign and return for a new "something,” which I did, but Chase never signed the paperwork; therefore, they said I had no loan modification.
I am trying to work with Ocwen now on a new loan modification, but I am having trouble getting credited for all the payments I made to Chase. And it seems like no matter what I do to work with them, they say it's not right. This is a nightmare, but I understand there are a lot of people in my same shoes. Something must be done about this India-based company that is foreclosing on so many innocent people.

I went to buy a new home and had my credit checked. The mortgage company said that on my credit, Ocwen reports that they are receiving partial payments. **! I have never made a partial payment or been late in 10 years! Never. What I did was modify the loan because I had an adjustable rate mortgage and they told me they could give me a fixed rate. So, I did this and got a 9% interest rate, which floored me because I have excellent credit. And now, they are ruining my credit. This has been very hard to explain to the new mortgage company. Does anyone know who the heck I can contact to sue for this?

My husband and I did a loan modification which we had also done about 3 years ago. It was great. Our payments got lower and we were so happy but when tax season came, my accountant called me to ask if we had foreclosed on our mortgage or a loan. I said, "Of course not." Well, it turns out Ocwen "forgave" $70,000 of our loan without informing us! So now, we owe $56,000 in taxes! When I called, I told them, "The contract I signed says nothing about this."They said, "Oh no, this happened after you signed." We would not have done the modification. And what's more, we did it 3 years ago and didn't have this! But nobody speaks English! I called 4 times and cried! I contacted a tax lawyer but of course they want $1000 to start! And who is to say they won't scam us! It is so frustrating! Any thoughts?

I have my mortgage paid through my bank every month on the 28th day. In March 2012, Ocwen put my payment in "suspense" but collected the entire amount from my bank. Since then, they have charged me a late fee every month and have said that I am a month behind in my payments. They have collected a monthly mortgage payment from me but they can't figure out why they suspended a payment. These people are nothing more than ignorant bill collectors and they train their people to treat all customers as if they were deadbeats. The execs that run the company are a bunch of unscrupulous scumbags.

I am a real estate broker with 26 years experience. I represented a buyer for one of their foreclosed properties. The cash buyer gave them a very large earnest money deposit and Ocwen agreed to the offer with a closing set for thirty days later. On the 29th day, the title company Ocwen used in the transaction informed me that Ocwen did not have a clear title to the property. The Ocwen representative sent me an email asking for a sixty day extension. I sent the extension agreement as requested. One week later, the Ocwen representative sent an email informing me that the title issue was resolved and we should schedule closing.
I called the title company to schedule the closing and they informed me that the title problem had not been resolved and wondered who told me it had been. Next, I received an email from Ocwen telling me that they could not sign the extension I sent because it exceeded thirty days, when they were the ones who asked me to extend for sixty! All the while the property has been pilfered and robbed, now missing both air conditioners and the copper plumbing. This company uses representatives and title companies in India who do not understand US law or contracts. Do not buy one of their foreclosures.

I am also a victim of Ocwen Loan Servicing. I was behind on my mortgage and when I collected the money to become current with Ocwen, they also would not accept my money. They wanted way more money than was required to bring my loan current. I was forced to file bankruptcy to stay in my home. I am a grandmother who is also the caretaker of my grandchildren, my funds are limited. And now that I have done that, my loan has still gone up an extra $158.00. This is the worst company in the world, and I too have asked for other numbers in the United States and could not get a number. I think that we all should find a way together to bring this company to its knees! I will work with anyone who is willing to find a way for us to get treated correctly. This is one of the reasons we don't have jobs today. They keep giving all the jobs to people in foreign countries who can't even speak English!

Morgan Stanley sold many of their home loans to Ocwen earlier this year, 2012. I understand that nearly all of MS's clients are experiencing Ocwen's shocking inability to allocate payments correctly to interest/principal and even to generate monthly statements. Shame on Morgan Stanley for throwing their clients to the wolves and on Ocwen for falsely representing that they could handle the new business! I'd recommend that all borrowers avoid any financial relationship with Ocwen - they have failed to prove that they can be trusted to manage one's financial matters. Customer service gets a Zero too - phone staff is polite yet unable to do anything including sending an email, returning a call, or researching a problem. They give many apologies, but no help whatsoever! It’s a tough job at this very poorly run company.

I am sad to see so many other people going through the same as my husband and I. In June, we received a letter from Chase stating our mortgage has been sold. However, they didn't say to whom. When I found out to, I was so upset. When we found out we were behind by two months, we gathered the money together and called to send it. I was on the phone for so long talking to someone I could not understand. We have been trying to give them our mortgage; however, they won't take it. Six months had passed, they want us to do modification. We don't need that, we need to make our payments. It was two months, then they wanted more, then that wasn't good and wanted a thousand more etc. Each time we tried, no one knows what the other is doing. They called my husband and said that they want to start foreclosure on us. My mother lives with us. If it was not for her, we would hand them the keys. I'm done. I think people should call Lisa Madigan's office. That's what I'm going to do. They're not helping anyone. Stay away from Ocwen.

Last year, I combined my two parcels (house in on one and the other adjoins), into one parcel to make it easier to refinance. Ocwen's escrow department decided I now have three lots and started adding on to my escrow account. I've been dealing with this since February (6 months) and they still do not have it corrected. I did an electronic transfer for one of the incorrect payments. They called to do it again and claimed that they canceled the first one. You guessed it! They hit my account twice! They returned the 2nd payment (now they still owe me overdraft fees), but the computer shows it as a late payment. So now they are trying to tack on late fees every month! I'm at my last effort now by sending certified letters to the research department and the legal department. Next step is a lawsuit.
Their folks in India are subcontractors and have no access to the computer for corrections. Although a couple have been helpful, most were unable to converse adequately in English to get anything done. Very poor company, overall. My wife works at an investment corporation and they all know to steer clear of anything connected to this company. I wish my mortgage company would never have sold this mortgage to Ocwen. After this is cleared up and I refinanced, there will be a rider in the contract that Ocwen can never have anything to do with my mortgage.

I am so glad to hear I am not the only one having issues! I too had my home loan with Bank of America and they sold it to Ocwen in June of this year! Needless to say, I have lender placed insurance of which when your loan is sold to another company, everything is transferred over to the new lender, except life insurance and some other things, but the new lender has to place you under the same hazard insurance coverage you had prior even if it is with another carrier. Well here's the issue.
I had a claim on 7/1/12. I called Ocwen (and of course I got India) and asked who my new insurance carrier is. Their response was, "you do not have any insurance coverage." Well, I knew I did because I have escrow for it! So after arguing with India for a week, they decided I do have coverage! Wow, imagine that! So, they gave me the insurance info and it happened to be the same company my insurance was with while BOA had my loan. I called them and they started the claim (Oh by the way, I had to go ahead and pay the claim because it was a tree that fell and yanked the wiring out of the house and in order to keep the house from catching on fire, it needed to be fixed). So, the adjuster handled the claim and then sent me a letter stating I did not have coverage and that it had expired in the middle of June.
Back to talking to India again, I called India and demanded to be transferred to someone in the United States (of course they told me that there was no way to do that but somehow I found someone in the USA!). The lady in the USA told me that my coverage was not with QMB, that it was with Assurant (after I explained the whole thing to her). I called Assurant. They processed the claim, they sent a check to Ocwen and now Ocwen is holding the check because they need some documents signed, need to send someone out to inspect, etc. but they want to send me the check and have me endorse it so they can deposit it into their account until they come out and inspect.
I told them to send someone out today to inspect and bring the check with him and they could sign it. She told me it doesn't work that way. This is a ** company and as of today, I have contacted a bank to do a refinance to get away from this India-based call center place! I'm not happy at all!

On March 12, my neighbors and I experienced a flood. The flood insurance person came out in a timely fashion and paid off quickly. The problem is the checks were written out to both my self and PHH mortgage. Ever since I received the first $5,000, PHH has refused to give any accounting of the money. They have sent out a further $7,600 to pay off one of the contractors but refused to give an accounting of the remaining $25,000+. I am afraid to get any more work done to repair damage to my house, as I do not trust them to reimburse me. They have repeatedly broken promises. I think they should be closed by the government. I have been a good customer up until now, which is better than they deserve. I would love to sue and cause them to incur a great deal of legal expense. They deserve it.

In June 2012, Bank of America sold me down the river to Ocwen. I don't know why. My mortgage payments were taken out of my bank account by BOA, and I was never late. I have spent countless hours on the phone, trying to straighten out the transfer with Ocwen representatives. I wanted to have my payment taken out of my bank account bi-weekly as I had done with BOA. I was told no problem and I could do that. When I believed this person, I could barely understand. Then, the nightmare began.
I started getting calls that my payment was late, told I could not make bi-weekly payments, and had to pay my mortgage on the 1st of each month. These people will absolutely not work with me. I paid my monthly mortgage, and then I received a call that my next mortgage payment needed to be paid within 5 days. I tried to explain that I can't do that, and I was told that I have a 15-day grace period. When I went to pay my monthly payment with my first paycheck of the month, I was slapped with a $10 fee, even though I was well within the grace period. These people are thieves and should be criminally prosecuted. I wish there was some way I could get away from this horrible mortgage company.

I am the D&S Home Inspections owner. I have in my possession a check that was issued to Beatrice ** and D&S Home Inspection on 6/11/2012. The check is in the amount of $1,148.95. The check amount is and should be $1,703.00. Not only is the check the wrong amount, it has been fraud signed and altered. I have given you a verbal/written complaint and there has been no attempt to cure this issue. The check was signed and witnessed by a notary and at the time, it was clear that there was an attempt to alter this check #**. At this time, I am prepared to bring charges against Ocwen Loan Servicing for fraud and to advise you that there is a lien against the property until this issue has been resolved. Okay, I have been with this company for a while due to my last mortgage company being bought out by Ocwen. Sometimes I am a month late on my mortgage and I do pay my bill with a late fee attached to it, but my complaint is that this month, I am going to be a few days late and will be paying my bill on the 9th. These people that the company have call and bug me do not realize that I have a 15-day grace period on my payment. I am angry because on the second day of this month I received a phone call from Ocwen and more phone calls on almost every other day. And even when they receive my money order with my late fee, they still call and bug me so much that I just don't want to talk to these people at all.
The problem with this company, and probably other ones like it, is they do not give you a chance, nor do they communicate with their staff. I can see them ringing my phone off the wall if I am late enough for my account to be delinquent, but come on, be real and have some patience with customers. I cannot stand this company because of this and if there was some way to go to another mortgage company that was more reasonable, I most definitely would. My company that I had before this didn't act like this at all. If you plan to go with Ocwen or hear about your present company being switched over to them, then do have something to say about this. I had Bank of America then my loan was bought by Ocwen in June of 2012. Let the nightmare begin. I was on the phone for over an hour. I was trying to find out why my escrow went from $105.64 to $1.16; they are clueless. Then, I asked them why “Hazard Insurance” was on my statement 2 times, again they’re clueless. Then I asked about my escrow account being short by $105.64, and they said it would take time to update. I don't know if a real estate lawyer can help or not. It is a damn shame we have to go through this.

Like many other Americans, I fell behind on my mortgage payments. I tried to maintain regular contact with PHH to let them know what was going on with my finances, but they made it oh so difficult. Most calls are routed to their call center in the Philippines, and I spent countless hours speaking with wonderfully friendly people who really couldn't do anything. Yes, they are powerless to make any decisions. As a result, after wasting much time, you get transferred back to the US. In my case, the US based person who was in charge of my account was not responsive via voice mail (of which I left several) or email for 3 weeks. Eventually she picked up her phone only to tell me that it was her who had been trying to reach me - a lie!
Fortunately, I have all of this recorded. It could be worthy of a documentary on the mortgage mess and the useless people running this show. When I finally got back on my feet financially, even the process to make catch-up payments was painful. Oh, and to make things more fun, their online account management portal ** is down most of the time. Bottom line: This is a horribly run company, whose customer service, and mind-numbing bureaucracy will frustrate you to no end. Run, run fast and far!

I purchased a home from Ocwen and the day after I closed, I found out that Ocwen didn't actually have title to the house and the sale didn't go through. This caused me and my family tremendous inconvenience and personal anguish. Ocwen didn't even apologize, but only asked me to sign a form releasing them of liability for the sale, which in turn they would refund my down payment and expenses. We did but here we are 2 weeks later, they have yet to make good on our refund. Avoid this company at all costs.

My loan was with Ocwen in 2003. We refinanced and got away from them. We were sold to another company, Saxon, that was even worse at record keeping and we ended up back at Ocwen. With outsourcing to India, they are the worst company on the planet to deal with! A word to the wise, "get away from them when you can".

No matter how many times I called to get help from the so-called "mortgage company," the only thing I ever got was somebody form India that doesn't want to understand the universal language of English and they just wanted to play "stupid." The only thing they wanted to do was to be a 'Debt Collection Service'. I'm not sure how many times I have called them, "Ocwen," to advise them that my bankruptcy was discharged on 8/11/11 and that I have nothing to do with the property. Also, I was told to keep utilities and insurance until the 30th of June. I did that but they hired another company to clean out the house, which then "stole" property from that property that was worth several hundreds of dollars. Whatever you do, "please don't get involved with Ocwen" or you'll be getting totally screwed.

My loan was bought by Ocwen in June of 2012. I have had nothing but trouble with them since. They will not pay my insurance. They give false information. They will not update critical information. And yet, they keep telling me to call back in five to seven days to see if anything happened. I cannot believe I am dealing with this. I didn't give them my service and they don't deserve it. I don't want to be with them and there is nothing I can do. I am on time. I am not upside down. No risk loan. And I'm stuck with this crap. It is not fair.

I've been dealing with Ocwen since Litton Loan sold my mortgage to them sometime last year, which they probably did illegally. I went from one horrible company to another! I started my loan modification in November 2011, submitted all paper work multiple times because they either didn't receive all the requested documents or the faxed documents were not legible, another crock of you-know-what because I faxed the same documents to my job and everything was fine. As I have read here on this website and many others, this is routine for them in order to prolong the process then deny us. Once I went through all their **, I was approved for the loan modification and started the trial payments in February 2012.
At the end February, I received the agreement package which was due before June 2012. I started the process to get all the documents filled out and notarized, made my copies and submitted all the documents in April 2012. During this time, I am submitting my trial payments on time (actually sending the payments two weeks before the due date). They waited until July 2012 to tell me that I had documents missing! This is a bunch of **. I submitted everything back in April 2012, which I made copies of the agreement package before submitting it to them. But they waited until July to tell me this ** lie! I've called these dumb ** people and all I get is bunch of people that are reading from a freaking manual on what to tell customers. I can't get a supervisor. I can't get a person that knows what the hell is going on. All I get is a moron to tell me that I need to resubmit the paperwork again and to setup a useless freaking appointment two weeks from now! W** is going on here?!
I am fed up with these mortgage companies and banks getting the best of us. This is ridiculous. Now I need to go through this whole freaking process again so they can redo my modification at a higher rate, or tell me that I don't qualify under the new guidelines. This is **! If anyone in the Miami, Florida area is doing a class action lawsuit against these morons, please contact me. I have fought tooth and nail to keep my house and I'm not letting these people get away with this, not after all I've been through.

Criminals - They consistently have wrong info. They returned payments while adding extraordinary fees to my account and then ask for a large reinstatement. They refuse to allow you to speak with supervisors, refuse to give any phone numbers to offices in the USA (Florida). This company needs to be investigated. Update: So, I have been in contact with Ocwen about my modification. Today, they told me that we had been approved for a forbearance plan. I was like, “Okay, this sounds good.” So, as the rep who could barely speak English starts going over the payment details, she said, “You will have a down payment that will need to be paid by August 8th in the amount of $2,709.40.” I was like, “Okay, I can get that.” Then she said, “You will pay that amount for 12 months!” I was like, “How can you reasonably and logically expect that when I haven't been able to send in my normal payment?” She said, “Ma'am, I realize that is little.” Uh, a little? No, that is a lot! What an unrealistic amount to ask me to pay for 12 months.
On top of that, she couldn't even tell me what the payment would be after 12 months. Okay, why not? Wouldn't it just go back to what my regular payment was prior to all of this? I asked about the modification and she said, “You didn't turn your paper in on time.” Uhm, guess what I just received on Saturday that was dated 7-6? A borrower’s response package and it said that I had until 8-5 to submit; however, I had already done all of that. I am sorry, but I do believe that these people are Kevin homeowners and have no choice but to foreclose. Firs of all, they can't even tell me where they are getting $9,000 in escrow charges from. Second, they refused to take payment when I tried to send them money. If they had accepted what I could give them at that time, I wouldn't have been put further behind. My loan was sold to Ocwen from Chase. It was modified before the changeover. They are sending me letters, saying they are going to terminate the modification because of nonpayment. Every one has been made on time, they said they are missing a payment. When I tried to contact customer service, which is in India, they hang up on me every time. I had an appointment in June with the relations rep and got hung up on. I can never speak to a real person in the US, let alone, one who understands proper English who can help. They also send me letters saying someone will call to straighten this out. Guess what? They never do. What is one supposed to do to keep these crooks and liars from taking my home?

Everything you read here that is bad, we have been through with this horrible Ocwen. Everything started 15 years ago when we bought our house. We had a different lender, who sold our loan to Ocwen before our 1st payment. We get a nasty gram from them asking why we have not sent them payment. Long story short, they made us late no matter what we have done to make things right. Our payments were $800; now, they are up over $1300. Payment arrangements are made and never followed through (by them). They just take your money. Do not send them any money, until you have papers in hand; and then, that does not matter either.
We are in the fight to keep what is ours not theirs. Do you know they have a website that the houses they take are on for sale? Get a loan audit by a good company, find the errors, go after them, and don't take what they say as the truth. Have them prove they have the papers to back up them collecting the loan. Fight them. First of all, you probably would be better off talking to a dog! My home is scheduled for foreclosure on August 7th. I want to stay in my home. However, I can't understand why they are charging me almost $9k in escrow charges, when for 2 years, for homeowners (forced because of a whole other mess) and property taxes wouldn't be any more than $2,500! Why am I being charged that amount for escrow? No one there can seem to give me an answer. All they say they will do is research and it could take 15 days?! If it weren't for the $9K I could probably come up with the money to save my home.
It is very disheartening reading all these other complaints and everyone on here getting nowhere like I have. I feel like I should just have to pay for what we owe at current time to get me up to date? Does anyone know why they would be charging me all that escrow now? Also, as far as the modifications go, I was told by a HUD counselor that we were not eligible for a Making Home Affordable because our debt to income ratio was too low. Ocwen Loan Servicing has not notified me either way. After reading some of the horror stories on here, I feel very uneasy that if Ocwen were to find that they made an error and give me a new reinstatement quote and if I pay it on time, that they might try to screw me over anyways.
I do want my home and am willing to be happy to pay for it. I just went through a rough spot for several months. However, if they are not willing to help me and trying to talk to someone who you can somewhat understand is horrible. I don’t' understand how they can legally charge me that much escrow up front? The department I need to talk to is only there until 5:30. I can't stay on the phone for an hour on hold during my work hours to talk to someone, please someone help!

Ocwen phoned to collect information about my status to be considered for a loan modification. All information was sent as requested. On 6/27/12, I was told that all information sent was in order. I have been pleading for help from 2010. Information concerning the situation had been at numerous times all sent. Information had been retained for future references. I'm tired of being on Ocwen's merry-go-round. I need assistance in the the help I've been pleading for and not pushed on the back burner to continue to be billed as to what is happening as I type to you. Help, help. Help me, please.

They raised my mortgage payments for no reason. They ever answered to the BBB of Florida. I have other complaints in the FTC, Attorney General’s Office, and PA Banking. They aren't licensed to do banking in PA, complaint to the Federal Reserve Consumer Help.

Starting in 2008, my wife and I submitted a packet for a deed in lieu consideration. PHH sat on the paperwork and passed us from person to person in the loan mitigation department. Then in 2010, we had a short sale offer from the previous owner and again PHH did nothing but keep asking for updated records from us because they either lost or sat on our paperwork we had repeatedly submitted.
I have emails from 4 different employees stating they were now handling our paperwork and we should have an answer soon. This spans from 2008 to now. After not hearing anything for months, we received a letter in the mail giving us options to pursue a short sale or deed in lieu of foreclosure so I decided I would give it one more shot. Well, this month, I called the realtor to get an updated listing agreement and she informed me she bought the property on the courthouse steps in a foreclosure sale. I have never seen such incompetence. Now, I'm pursuing legal action to get my credit cleared up and be in good standing with the VA once again.

As I read all these complaints, I see I am not the only one having trouble with this company and the people from India. I had my mortgage modified in January 2009 while I applied in November 2008. It only took two months for them to modify my loan from $877.87 to $604.11. Now, I got a letter on April 4, 2012 saying my mortgage would be back to terms and my new interest rate would be 9.685%, while with the modification, the interest rate was 4.77%. We are at an all-time low now of 2.3 to 3.5%, and my loan was an ARM. So they said the new house payment due on June 1, 2012 would be $922.49, not including taxes and insurance. I only bring home $922.00, plus rental property is $450. So they're no damn good, and well, I cannot afford this.
I started my modification right away in April as soon as I got this letter. They received all paperwork, but nope, they need my hire day, which was 4.5 years ago same place as before. My work faxed it on June 9. Nope, they never got it. Then again on June 16. Nope, they never got it. I sent it with delivery confirmation. Nope, they never got it. She said to send it to my email and scan it. I did it, but nope, they never got it. Then "Oh, you're too late. You did not get it here in time. You no longer qualify for a modification." What hog wash. I had it there in time. I have proof.
This company continues to tell people they never receive paperwork as to foreclose on our homes here in America. This is a scam and needs to be investigated! Why would our government give Ocwen funding to help families in distress then lie and not want to help us. United States Government, this company needs to be sued. I am now behind June's payment, because she still keeps calling me every Thursday just to say to resend the paperwork. This has gone on for 3 months now. We need a class action lawsuit to be filed, and I do have an attorney who said he would do it. Thanks.

Over the past 4 months, we have received nearly 100 voice messages. I finally called back today and was connected to India. I was asked for my Social Security Number. After yelling at the clown on the phone that there was not a chance in hell I was going to give him my SSN, he asked for my account number. He was given the number and I was told that my account was past due. I looked at my bill and the due date was the 16th. Our payment was made and is scheduled for delivery tomorrow the 10th. When I asked for a supervisor, I was told that there was not one. Well, I found out why.
First, there are none and if there were, none were going to be American! I called back to the customer relations and got the same old crap: all India phone reps. I now have written a letter to both the FCC and FTC. They are not aware of the USA laws that require a person to speak with someone here in America! My loan is now being refinanced away for this scam of a company.

My story is the same. My loan was sold from Litton to Ocwen and that is when the fun started. I was a payment behind with Litton, I was told keep making your monthly payment every month and make up the other payment little at a time. Well Ocwen was having no part of that. I explained what Litton was having me do. Nope, not good enough. Not to mention the fact that I had no idea my loan was even sold until I attempted to contact Litton to make my payment. I talked to 3-4 different people at Ocwen, only to be told that everything I was doing was wrong, even though I was being told by their reps what to do. They accepted my first payment and that took them 4 days to post the payment. I sent it MoneyGram. Then they refused payments after that. I was told I would have to do a modification, which I did not want. I was only one payment behind. I was told they do not do repayment plans.
So after 4 months of faxing and resending all the documents they asked for over and over again, finally, we were approved for the modification. I found this out when I called once again to obtain the status of the modification, the automatic phone system told me I had a payment due of x amount of dollars for June 1st. Okay, now we are getting somewhere. Yeah, right. I was told the modification paperwork had been sent for me to sign and return with my trial payment by the end of April. No paperwork ever came. I kept calling and calling, only to be asked over and over "Are you sure you did not get it?" Yeah I got it, I am just ignoring it because I don't want to keep my house. Finally, they sent it by email (that only took 5 days). I signed the documents, faxed them back! I sent the payment in by the 20th of April and I was scheduled to make my first mortgage payment on June 1st, which I did through their website. It took them over 5 days to post the payment.
I called every single day from the 1st of June until it finally posted on the 6th, only to be told everyday that the payment would post and your account is current. Well the 20th of June came and I got a letter stating they have not received my June payment. I called and was assured that the letter was sent by mistake and everything was just fine. Yeah right. I paid my July payment on the website and here we are on the 9th of June and the payment states online that it is processed, but it does not reflect anywhere on my account. When I called Ocwen, they said "Oh don't worry, it will post tonight and by the way, you have $595.00 in unpaid fees." What? $395.00 is attorney fee and title search for April, okay I get that. My modification was not complete at that time, but now I have another $200.00 fee for a title search done in June because my account was in default. Excuse me?
I paid my June payment on time and I have all the documentation to back it up and my July payment is on time. Not to mention the fact that I have the credit report letter from Ocwen that says my account has been current since April. Now I have to fax a letter to the research department because you can't call them to request this fee be removed due to their error. My advice to everyone is keep calling, document every phone call every time you send and fax. Go to their website and print off everything you do on your account. I had a message on my account on their website that said my modification was complete and updated in their system. I'm glad I printed it because when I went back in a couple of weeks later, it was gone.
I have every confirmation number and I make the customer reps tell me the confirmation number when they say "Oh yes, I see your payment" so I know that they are in fact looking at my account. Because if this goes to court and it looks like it might, I have every type of documentation to back up my claim that I did what I was told and that they did get my payments or at least I did make my payments. They are by far the worst company I have ever had the displeasure of working with. Good luck to everyone and God bless!

I am ready to file a lawsuit against USAA Mortgages. My refinance loan was denied after dealing with USAA for over 5 months. My credit score was over 700. My home had more than enough equity in it after the appraisal. Every time I would send in the paperwork they requested, they would ask for something else. They stole my $300 fee, which they claim was non-refundable, which should not be the case since they were the ones that delayed my application. Shady and fraudulent practices. Here are a few of the problems that I have with them:
I am a retired disable veteran. I fought in two wars, as any veteran knows once you get your retirement and disability, you do not get monthly statements. You get a retirement letter or award letters and a yearly statement. USAA wanted me to send them monthly statements less than 6 months old. I sent them verification letters less than 3 months old, then they waited until they were over 6 months old then told me they needed updated information. Anyone who claims that they work as much with the military as they have stated on record should have known this. USAA fees are higher than most of the other companies that I have encountered. When I confronted their loan officer with this comment, I was told that they had to do this because they take on more risk. What about the risk that our veterans are taking for this country? They should be giving the veterans a discount, not charging them more. I encourage you to check it out for yourself. They did not like the results of the appraisal and they sent it back asking for some modifications.
I spoke with the appraiser and it was indicated to me that the minor damage to my house was only $650 at most and did not affect the serviceability or marketability of my home. Let me tell you what the damage was so you can have a better idea of what they were nick-picking over. Some outside corner trim (4 pieces) that were weather-beaten and needed painting, their corner boards cost about $5 a piece which I replaced. There was some slight water damage to the soffit board where the gutters had back-floored, which was fixed at about $30. There was an unfinished garage in an unheated area of the house that had a piece of sheet rock that I had removed (to place next to my sauna), exposing the beams above the garage. This was not a living area and insulation was not required in this part of the house. Anyway, I was remodeling the area with a drop ceiling and USAA wanted me to repair the area. Anyway, the whole area is about 70% finished. By the way, I had over $40,000 worth of equity in my home.
USAA keeps delaying my paperwork. Their loan officer went on vacation and the person who took over did not have a clue to what was going on with my application. This and the lack of responding to my request kept delaying the process. After a period of delay on their part, they indicated that my paperwork had expired and I had to resubmit new documents. I felt that USAA did me an injustice and felt short of its advertisement of working with our armed forces. If you read this and other complaints on the company, you will see that it is a shame on how they are treating our nation's heroes and family. It is of my opinion that USAA did not fulfill its contractual obligation nor did they bargain in good faith. I still have my email on USAA and the appraisal. Feel free to contact me if you want details and information, and I would be glad to join a class action suit in reference to this issue.

I am waiting for paperwork from Ocwen to complete my modification. I am on the fourth attempt to get a loan modification. I spoke with Ocwen on June 20, 2012 regarding the paperwork. It was supposedly sent out on June 6. This is July 8 and I have yet to receive the paperwork. Now I have to reapply. Nobody wants to help. I cannot afford to sue them. Next step will be my congressman if no one helps me. I am tired of talking to Indians. You can't even talk to the so-called relationship manager unless you have an appointment. My wages are being garnished to make my house payment, so I need to get this modification. But Ocwen is not cooperating. Help!

I can't seem to get anywhere with Ocwen. I've faxed and mailed all documents required, but told that there's more needed. I sent those in. Although they will not give me any answers on my modification, I received letters from attorneys stating my house is due for foreclosure. I can't get anyone who speaks English nor will they transfer me to a supervisor. I'm stressed out because I can't get any help with Ocwen's customer service and I'm afraid I could lose my home. Not to mention, the phone system also sucks.

I was turned down because I was not behind on payments. They said I did not qualify for a short sale even though it was part of a divorce settlement to sell the house. My original mortgage was held by Saxon who sold it to Ocwen. The short sale was almost done when it was sold. Then, I had to start all over again. I have talked with Ocwen on many occasions even though I could not understand their foreign account representatives. Now I am two payments behind and they want to start all over again with another short sale. Last time I talked with them, I asked to talk with someone who spoke English, not some ** from India. I was put on hold for a few minutes at a time, four times, and he did not get anyone to help. I have asked my US Senator to intervene on my behalf. I also am going to write the Florida Attorney General for him/her to investigate Ocwen's way of doing business and to make sure they are not employing any illegals.

I work for a solo practicing attorney and am attempting to settle an estate for a lady who passed away in October. She had a mortgage with Chase which converted to Ocwen following her death when no payments were made for several months. The loan was current in October 2011. In May 2012, we found a cash buyer for the property. During this time, we were unable to talk to Ocwen because they could not seem to "receive" the multiple attempts by the Executrix to establish communication with important parties. So, we find a buyer and wonder of wonders. Ocwen talked to me about a payoff quote. We received the quote, and the closing was pushed to the last available minute the quote was good. It would take up to 4 business days to get a new quote, so we padded the payoff check with interest to cover the transit time to Ocwen. Ocwen received the check on 6/11/12 by FedEx and signed for it.
On June 20, I received a new payoff quote. I called June 28th and was told they were not sure they would accept the check for the full amount of the mortgage as it did not match the amount due on the payoff quote they issued 9 days after receiving the check. The new payoff was for $2,000+ more than the previous payoff. By law they must post the check by the date it was received. After repeatedly explaining they were breaking the law, I finally talked to a supervisor who was just as stupid as the customer service agent. We are planning to do battle if this check is not accepted in the immediate future.

Some years ago, my wife had a stroke and couldn't work anymore. Since we had to cut our bills in half, I decided to refinance our new home. We wound up with Ocwen. Pretty soon, they started calling me with all kinds of offers, of which I refused. However, on the following month, I discovered an extra charge and called them asking what it was. They told me that I had signed up for one of their programs and I explained that I didn't sign up for it, and for them to remove it. Then on another occasion, I noticed a late fee on my monthly statement. I called them and told them that I had mailed the payment to them with the date and time, then added 5 to 7 days for it to reach them and that it wasn't late. My payment went to a post office box and they allowed it to sit there until it became late. Needless to say, I shouldn't be charged a late fee.
However, lately for over 8 months, Ocwen always calls me within the first five days of the month to find out if I had mailed my house payment to them. They tell me that my house payment is due on the first of the month. I explained to them that I do not receive my retirement check until the first of the month. Then they want to know the date on which I will send in my payment to them. I again explained to them that I have until the 16th of the month to make my payment as it is printed on the mortgage coupon. But they still persist, continue to tell me that the payment is due on the first of the month. By this time, I have lost my temper and I was screaming at them over the telephone.
Oh yes, they are calling from the country of India and they encounter some difficulty in understanding our words. This goes on each and every month! Today is Sunday, the first of July, and just about 5 hours ago (4PM, EST), I received a call from Ocwen in India asking me when was I going to make my monthly payment. Mind you, I have never been later with my house payment as I don't want to lose my house. But these people are driving me crazy. All I have to do is hear them ask for me and I know who they are, and my blood starts to boil right away. Someone must do something about this company! This is pure harassment and shouldn't be condoned. Thank you for reading my complaint.

Ocwen is absolutely ripping us off. They add fees every month. When you call, the representatives barely speak English. This company needs to be brought up on charges. We need a class action against them. I also tried modification; it lead to a reinstatement and over $20k was needed to save my home.

I started house hunting in January. In March, I found a house that I loved. I was preapproved through another bank, but my realtor suggested I go with PHH, as they are tied to Coldwell Banker. I should've stopped and said no, but he claimed he would make sure it was a seamless transition. I was contacted by Michael ** in their loan processing department who said they needed my credit card to put a hold on the mortgage. He said it was "just a hold and you will only be charged if we get so far into this that you don't want to go through with it." When I asked what that meant in detail, he said, "If you are a week from closing and change your mind." I felt that was fair. I put an offer on a home the next week and had inspections done the following.
The day after inspection, I decided not to go through with the mortgage due to so many issues with the home. I had only filled out my tax information for the mortgage, but nothing else. My realtor assured me I would not be charged for the mortgage, based on his talks with the lender. I was within my reasonable time to change my mind. I have an email that states this as well. A month later, I got my CC statement and PHH had charged me $415! I was floored. I called Mr. ** 3 times to only get his voice mail and no return phone calls. I contacted my CC company who disputed the charge and had it reversed. A call to my realtor informed me that they "oops, ordered an appraisal" just before I did my inspection. In talking with another realtor, I was told this was too soon and that PHH did this to secure my funds so they would have something to charge me for.
Just today, I checked my statement and PHH again re-billed my CC for the $415. I never signed any documents stating that they could charge me for appraisals and what not, because that paperwork did not come until a week and a half after I pulled out of the offer and I did not sign them. I have emails from my realtor saying I would not be charged. I never did hear from ** but spoke to someone else who said that they would apply that $415 to my next mortgage with them. Um, hello, no! I am not doing any business with this company. They are scammers, liars and frauds. Do not trust them! Run far, far away from PHH Mortgage!

We ended up with Ocwen via Litton. We modified our loan, paid off the past due PMI, and began life in April with a healthy escrow balance. Ocwen incorrectly took the payoff of the PMI and applied it to the escrow account on a monthly basis. I called the PMI company, and they confirmed the appropriate fees were being sent to them and the balance was current. Ocwen called us on June 6 and requested a payment that was double what the agreed monthly rate was supposed to be because of an escrow shortfall. We asked for an investigation; they did nothing.
We called to make a payment, and the customer service person told us to only pay the principal and interest and that there was an overfunding of the escrow account and this month, the only payment due was the principal and interest. Then the collection calls started. We finally get the escrow statement, and it is clear to a 6-year-old that there is a problem. Five phone calls later, there's still no resolution. You cannot email these people. They do not call you back. They do not document your account. They will not help you. They are robotic script-reading morons. I have reported them to the FTC and to my state banking regulators.

As I read the comments, I could have been any of you. I applied for a home modification in November 2011 and am still trying as of June 2012. I have sent in 19 packages of documents, which they claim they never received. I have spoken to 25 different people, and none of whom is my case relationship manager they assigned me. I have made 12 appointments to talk with her, and each time, someone different called and said they could not help me, have not received my packet, and to reschedule yet another appointment. Throughout this entire process, I continued to fall behind in payments; and now, they want to foreclose. They claim I do not qualify for any of the government programs and have stated a number of different reasons, which conflict with one another.
First, I made too much money, then I was delinquent enough, then I didn't make enough money. Their underwriting department stated my income incorrectly and refused to correct the error. Now, they want to foreclose. I have reported them to the FTC, HUD, and Freddie Mac. I keep everyone updated on how it works out. If you have a loan with Ocwen and if you can refinance your loan with another bank, I encourage you to do so. They have terrible customer service, and a simple inquiry over the phone will take about an hour, as they continually re-direct you over and over to different people. Their goal is to wear down the consumer and drown them in paperwork, which they file away. And then they lie and say they did not get it.
If they are going foreclose on me, then I will drown them in paperwork with their governing agencies and let them see how it feels, make sure the public knows, and draw negative attention to their practices. They need to be audited and brought to justice on their practices of foreclosing on loans that they could have worked with the homeowner on. If they are getting the insurance on these foreclosed loans, then that's why they don't help anyone as they can get all of their return instead of part of it. It does not appear it is a benefit to them to help the homeowner.

My husband and I own a very nice house in FL. Unfortunately, we are so upside down we are drowning. After talking to a lawyer, we decided to short sell our home, because we want to move to GA where our son and his family live. My son deploys and my daughter-in-law works also, so there are times they could really use our help with our 4 grandchildren. We contacted a very reputable real estate agent and he came out and spoke to us about a short sale and how long it could take, etc. Well, my husband and I already figured this because we have Ocwen as our mortgage company and it wouldn't be the first time we have had problems with them.
About 4 years ago, I had a variable interest rate and after a year and a half, plus hundreds of dollars to continuously send them documentation that they swear they never received, even though I sent it certified and requested a signature and had proof that someone at Ocwen had received the paperwork, plus talking to undetermined amount of supposed agents in India, I got them to help us.
My husband took another job, which cost us $15,000 less a year, so this is also why we decided to do the short sale. In Jan 2012, the house went on the market. The second couple to tour the house put a bid on it. The title company took over from there and my husband and I filled out all the required documentation and the title company sent the required financial documentation that Ocwen requested. In the process, we were continuously harassed by Ocwen, sometimes 7 to 8 times a day and at all times of the day.
I asked to please speak w/ a supervisor that speaks English and was told there were none. But when the lady from the title company would attempt to call Ocwen, they would not speak to her and many times put her on hold for over an hour while they supposedly looked for a supervisor. This nightmare went on for 4 months and Ocwen finally stated they would accept the short sale & sent the packet to our second mortgage company, Green Tree, which by the way is just as bad as Ocwen.
So then Green Tree starts in stating they never received the packet or that they don't have to speak to the title company and they, too, continued the harassing phone calls. We finally had to have our personal lawyer send them a cease and desist letter to get them to stop calling us. Anyway, to make a long story short, I called Green Tree and got told by one person that they were waiting on an inspection which had been done the past Friday and looked like everything was in order. He then attempted to connect me to a lady who was our financial manager.
It took me 8 calls to finally get her on the phone for her to tell me that we failed to send the proper paperwork so they denied the short sale. I then called Ocwen and spoke once again to a man in India calling himself Sam (every other word, I had to ask him to repeat), to tell me that since we did not meet the offer deadline set by Ocwen, the case was closed. Wow, really, the title company, our real estate agent, the buyer's real estate agent and our personal lawyer knew nothing about any of this. So, we decided to resubmit the short sale anew, but, unfortunately for the buyers and ourselves, they could not wait any longer and backed out of the sale.
We put the house back on the market in May 2012 for the second time and the first showing placed a bid. So now here we are back having to fight w/ Ocwen and Green Tree. We received a letter today from Ocwen stating they were disapproving our short sale because the closing cost exceeded 8% of the contract sale price. Omg, I cannot believe that these 2 bobble head mortgage companies would not want to short sell our house and make some money out of it instead of it going to foreclosure and letting the house sit until it rots to the ground. Everyday I ask myself, how did we get so "lucky" to get Ocwen as a mortgage company. I sometimes wonder if they are a legitimate mortgage company or is it scam artist in India wallowing in all our monthly payments we have made. When they call, they do not say anything about being a mortgage company. They state they are a debt collector. So which one are they?
We are so frustrated that my husband and I are ready to ** this house of everything nice we have put in it and say the heck w/ it and just walk away. Let me say I feel very sorry for fellow people who have this mortgage company and any new home buyers who should end up with them. Maybe a law enforcement agency should look into Ocwen and find out what really is going on.

I applied and was pre-approved in January 2012 for a refinance of my mortgage with PHH for a 30 year fixed rate of 4.54% with closing scheduled for April 17, 2012. I originally had my mortgage with Queens County Savings Bank (New York Community Bank) until mortgage was sold to PHH. I was never late with my mortgage payments and maintained an excellent credit rating. I complied with all requests for documentation in a timely manner.
At one point none of my requests for info/callbacks were returned and as April closing date neared, I was repeatedly told that a rush was in place and that PHH was just waiting for Coop approval from the "underwriters" and that it would be "any day now". I was repeatedly told that the only hitch was the Coop approval and there were no other issues. From early April, through all of May and half of June, I was given the same line. I invested $850.00 ($350.00 for the Coop fee and now $500 has been debited from my credit card by PHH). This is an outrage. In the end, I get a letter stating the refinance was not approved. Among other things, it makes one wonder about age discrimination!

I am a 70 years old widow, who is very dissatisfied with this poor business and fraudulent actions with Ocwen Loan Servicing, LLC. I was misled in October of 2004 into taking a second mortgage out on my home. I thought I was taking out a loan to get siding done to my home because that is the way it was explained to me. I would have never taken out a second mortgage on my home when it had already taken my husband and me 30 years to pay off our home. This situation has really affected my health and most of all, my way of living. I really did not know and was not aware of what type of people I was dealing with, so therefore, they decided to take advantage of an elderly lady.
I never knew that there could be such desperate people who would jeopardize someone else's way of living to ensure that their way of living is prosperous. This really sickens me and something needs to be done about it. I have researched many sources and I am ready to move forward with this issue because what is being done is not right. I know that I am not the only one that Ocwen Loan Servicing, LLC has taken advantage of, but I sure hope others will listen to our story and know that this company is not here to help. Ocwen Loan Servicing, LLC is only hindering progress through their mischievous, misleading and fraudulent actions. Please be aware because this company is only out to make themselves richer at the expense of their customers!

Loss Mitigation Department: My husband and I have been forced to short-sale our home due to my husband being relocated to California for a job and the decline in property values in Utah. We have been living apart for a year now, so that we could stay current on the mortgage and not ruin our credit. Anyway, we submitted our short sale package to PHH in early March with a cash offer to buy our house. They lost our paperwork several times, and we resubmitted the same paperwork on numerous occasions. Due to their incompetence, our first buyer walked and we had to get a new buyer for our property. We were finally assigned a negotiator on May 9.
Since then, we have gotten nothing but the runaround from PHH. They won't return our phone calls nor respond to our emails. I have had to call customer service just to get any sort of response from them, and then, the answer is always the same. Our file is still in review. How long does it take? Look at it and make a decision. These are people's lives that they are dealing with here. I shouldn't have to miss a payment to get them to do their job.
Our loan is a Freddie Mac-owned loan, and they have not in any way followed the regulations set forth by Fannie and Freddie in processing a request for a short sale. Per Fannie and Freddie Mac regulations, they are required to give us a final answer in less than 60 days from the time we submit the package. We are way past 60 days and have received nothing, and they refused to respond to my agent's request for information. I am sick of it, and there is nothing that I can do about it.

As I sit here and read the complaints, I feel as though I am reading my own story! I started my modification in February! Yep, same old story: not legible, didn't get it, missing documents, on and on! As we all know, they receive all the required information. If you receive one document, well, we know you received all of them. I was approved in April and was told the papers would be sent to me. Instead, to my surprise, I got a denial letter. You don't approve someone without having all papers - once again, papers - missing. Imagine that? Oh, but don't worry, we're here to help you! **! They are in the business to take houses from underneath us! I continued to send them over and over the same papers. I was also sending them payments, which they were sending back to me! Paper trail! They reported me late in December - payment made! Once again I have a paper trail! But as we know that's another struggle. So now I have been approved once again for the modification.
Whew! Oh, but wait - I received my sale date of the house and the dates that my house is to be published in the paper! I have made two of my three trial payments. The sale date goes into the paper before my payment is due! **! And of course they say, “Oh, don't worry, it's on hold!” **! Send me proof. You will get it in time - what? After the sale of my house?! You cannot tell me that they can get away with this. And, yes, I've called the - ha ha - US line! I've left 7 messages with someone and another surprise - no call back! I recommended her to this website! Oh, and not to mention, the people sending me letters are saying that they want to buy my house! Are you kidding me? They are here to put us all through hell and they are succeeding!

My mortgage was also sold by Litton to Ocwen. On my statement this month, they increased my escrow disbursements saying they made a "mistake" and I had to increase my monthly payments until this was paid off. I called the number to be told that the company's answering service is in India. I asked to speak to a supervisor and was told none were available. They kept me on hold for over an hour (twice) and nobody has returned my calls. I can't find a local number in the states to speak to someone. I will be calling the BBB as well as local government officials to look into this. They also claim to be a debt collector, not a mortgage company. Everyone needs to look into this and have them investigated.

After a year, our homeowners insurance went to forced insurance for no reason. The payment was much higher so I purchased my own insurance. I sent letters and called many times over a two-month period to close the escrow but they just gave me the runaround. The payment is still the same. I get to talk to someone in India every time. Look online at this company's complaints. I'm sure there are things that are going on illegal here. Something needs to be done. Please help. When you see the complaints online, I would think this would be big news. I'm sure these are legitimate as there's just so many; some are the same as mine. Most went from Litton Loan Service to this company, just like me, which was also under investigation.

PHH refuses to report my mortgage payments to the 3 credit agencies. They also reported to Fannie Mae that they have foreclosed on my property, which is dead wrong. I have never been involved in a foreclosure (this is my 1st and only property) and I can prove I have made my payments timely. These are tactics to make sure I can't take my business elsewhere. I am in it at 7.40% for 30 years! Flee as fast as you can from this Mafia-related company. I will gladly go into detail and give proof of all the illegal and immoral crap they rip-off unwary customers with.

I was assured from the beginning that everything would be taken care of without the hassle that accompanies so many loan processes. Credit score was good, appraisal was what was expected. An online site was established to check daily progress with some documents handled online and closing timeline set. This seemed great until you find out that this means absolutely nothing.
After two rescheduling timelines, no contact unless initiated by me; the bait-and-switch tactic of blaming the underwriter and providing unbelievable amount of verification for salary, I was told there was a debt to income problem which would have been solved with the addition of my wife's income if made known earlier. But after two months of hassle and unbelievable incompetence, I told them to drop it. I do believe the fact of my age, of 65-year old, played a part in their decision. Our loan was rejected because of debt to income.

My sister (unmarried) passed away in October 2010. Her mortgage was with Cenlar. When the payments fell behind (after her death), they sold the loan to Ocwen. I have been in constant contact with them since. My sister died without a will, so our 98-year-old mother who has severe dementia is her only heir. I am the executor of her estate. Ocwen finally agreed to a short sale and the house was sold in November 2011. They now have slammed a claim against my sister's estate for the difference between what the house brought and what she owed. They had jacked the price of the pay-off up eleven thousand dollars during the year after she died - late charges, etc.
It’s pretty hard to pay your bills when you are dead! At this point there is only about $24K in my sister's estate. They are trying to take it all. We have a court date set for July 24, but if the judge rules against them, they can appeal the decision into eternity. Meantime, I have my mother to take care of and I could sure use that money! Thanks, Ocwen, for suing a dead woman and a 98-year-old who cannot talk for herself.

They started off telling me how they would help me to keep my house and that I could just have all the money that I got behind added to a modified loan. After they made me feel secure, they yanked the rug out from under me. I've submitted all paperwork they have asked for (precious information of mine). They also claimed to have not made it to them on time or at all. They are also stating that my paperwork was eligible! Liars! I'm so sick of being their circus monkey and jumping through hoops - for what? To be told that my house has a sale date of July 3rd?! Ridiculous! I wish I knew how to start a class-action lawsuit because it sounds as if a whole lot of people are willing to be a part of one against Ocwen. I hope karma bites these deceivers bad!

I tried to refi an ex-mortgage with PHH - total disaster. They have incompetent employees. They lied, cheated and almost cost me lots of money. I’m still fighting to recoup losses. They don't return phone calls or emails. They passed me to three different loan officers in 3 months and none of which had any idea how to conduct business. Young kids who were hired off the street to fill empty seats due to the drop in interest rates do not know what they are doing. Stay away.

I find it hard to believe the things Ocwen does to be legal, yet they seem to be getting away with it. I mailed my re-modification paperwork to Ocwen via certified mail. I mailed them every document they had requested including my 2011 tax returns. I had a Relationship Manager call that I had previously scheduled and when she called, she informed me that she had received my paperwork and it appeared as if everything was in place. We scheduled a follow-up call for the following week.
After making my payment, I went online and saw where Ocwen had sent me an email stating the documents they had received were over 180 days old and they needed my most recent paycheck stubs, financial forms, and the Affordable Home paperwork. I thought there must be a mistake since I had indeed sent the most recent documents and the other paperwork I had completed and signed the day I mailed the package.
When I called customer service, I was told they only received 3 pages from me. 3 pages? Why on earth would I certify 3 pages of anything and the paperwork they claimed to have received was for 2nd borrower's information and I purchased my home alone. Was this some sort of joke? What had happened to my paycheck stubs, taxes and other personal information I had left in their care?
Gone. According to Ocwen, never received. It just simply vanished under their roof. Was this for real? I painfully recalled my last attempt to re-modify my home loan. They asked for the same paperwork so many times I just gave up. I am not able to give up this time and will be seeking the advice of an attorney. When speaking with customer service, I was also told they received 3 pages of the 22 pages I had sent them and kept asking me what address I sent it to. If you got one page, you got them all. I didn't send multiple envelopes. There should be a class action lawsuit against what they are doing.

I paid my mortgage on time since 1999 and PHH mortgage destroyed my credit score and says I am 17 months behind and just returned my check for this month's mortgage payment, making me late and failing to respond to my many phone calls or giving me any real actual paper documents I have requested for the last 10 years. Besides only sending me evasive explanation letters demanding money, over $15,000, that I do not owe to them, PHH mortgage also modified me and then re-modified me again, adding on and charging me another $10,000 or more dollars. I find these practices to be illegal against senior citizens as I am 83 years old and have lived in my house over 40 years in Los Angeles! Please refer me to get assistance against this company and their illegal practices!

I wish I would have read this board before I did my refinance. My refinance was the worst experience of my life. I think I processed the loan as I have sent paperwork for everything and had to tell them exactly what it was for. They really didn't do anything. I pray that they sell my loan to someone else. I was very close to cancelling through the entire process because something didn't feel right. My jaw dropped when I read and found this board. They have been impossible to work with. They keep saying that they want to help you, but it will be a year trying to get modification with no luck. I have applied 4 times and keep getting rejected. Once, they said we didn't make enough. Then they said we make too much. I feel that their agenda is to set you up for foreclosure.

April 30, 2012, I went to www.Ocwen.com to make my payment. I paid online and I have a confirmation number #**. I authorized Ocwen to withdraw $310.71 from my bank account ending in ** on April 30, 2012. I have a letter that informs me that my payment will be credited to my loan within twenty four hours (24) business hours from the date of its receipt. I received a letter from you on May 8, 2012. You stated that my bank has returned my check (online May 1, 2012 payment) number (ACH) in the amount of $310.71 for the following reason: Insufficient funds. I have and had the money in the bank ever since the April 18, 2012 from social security for the May 1st payment. It's still there.
I am sending my activity from my bank to you. Enclosed is the bank statement. I spoke to Melwen (5-15-2012) and 10:20AM. He said that he will. I am enclosing a bank statement concerning this matter (May 14, 2012). I spoke to Mahesh today, 5-22-2012. I will expect a letter of the results of your investigation. All details, my bank number, all. Plus the extra $40.00 taken off my bill. No results yet.

Loss mitigation with PHH, what a joke! I was completely current on my equity line and we wanted our 13% rate dropped. After talking to about everyone that would listen, we were told that if we submitted a stack of paperwork, they would be happy to look at our account and get us a lower interest rate. Mind you, we aren't running from this despicable company. After doing everything they told us to do, they didn't bother to look at our paperwork. When we didn't hear in 90 days, I called, only to find out they did get the paperwork but no one bothered with it and now we had to resubmit! We did it begrudgingly. Again, nothing!
This is now almost 2 years and we are no further than we were before. We did make a decision to stop making our payments hoping to get their attention. It did. They called every day and I answered every call. We are working with loss mitigation but we seem to not be getting anywhere and have had to submit the same paperwork 3 times! I am very, very frustrated and very tired. They have ruined us and I could care less if we ever make another payment to these people! They have sent us 5 intents to foreclose letters, to which I call and tell them to please come and get the house. Mind you, my first mortgage is completely current!

My loan was purchased by this sleazy organization. I initiated transferring my property to a living trust and received five pages of documents, was told to pay $75 to review my trust, two more pages requiring notarization (another $20) and a page of parameters my trust must meet. I have never had to pay a fee to transfer my property to my trust. I'm not even sure it's legal for them to ask that, particularly since this fee isn't stated in my original loan documents and I am legally entitled to will my 50% equity in this property in any manner I wish. I'm going to refinance rather than pay these thugs a dime. Beware.

Unfortunately, the time frame allowed for pleasantries has passed, and my patience with your business (and I use that term loosely) significantly overextended. The fact you rejected one (1) of two (2) payments for the total loan amount made electronically on the exact same day (April 15, 2012) is only the tip of the iceberg. Ocwen Loan Servicing has communicated/provided and documented conflicting and false information, oral and written, numerous times throughout the past week. Not only is this conduct unscrupulous, unethical, and illegal, but also such actions have been the direct cause of an increased level of stress, anxiety, and frustration, during an already challenging time involving my efforts to bring my account current and stop all foreclosure proceedings on my home. The following is brief synopsis of the events illustrating the aforementioned claims:
On 05/07/2012, 5:45 PM CST - 9:00 PM CST, I received a check in the mail of $794.00, returning a portion of the $994.00 mortgage payment sent electronically on April 15, 2012, despite the full mortgage payment being made by April 15, 2010, received and processed on April 18, 2012. The largest of the two was returned. No terms stated within my contract stipulate my total payment must be submitted via one check, transaction, etc. The date on the letter indicated it's being sent on May 1, 2012. I did not receive the letter until May 7, 2012, thereby making my account go past the 80-day time frame for the acceptance of single mortgage payments. The time frame between my payment being sent/received by Ocwen and Ocwen notifying/returning, along with my receipt of the partial rejected amount of $794.00, was over 20 days.
With the numerous methods of instantaneous electronic communication methods utilized by Ocwen, in addition to the importance of this information to the me, the homeowner (i.e., home foreclosure), it is clear the delay in communication of this issue was deliberate and malicious. Ocwen has my email address and telephone number. Furthermore, they have used both to contact me. Therefore, it is clear Ocwen intentionally delayed communication of this information to ensure the 80-day was far out of reach for me to potentially resolve this matter without my loan reaching foreclosure status. I spoke with several different agents on May 7, 2012 in an attempt to resolve this matter, providing proof of when payment was sent electronically by my bank and subsequently received by Ocwen prior to the aforementioned 80-day initiation of foreclosure time frame; most significant being Roshini, the Ocwen Customer Service supervisor.
In our recorded telephone call, she requested I fax the documents verifying Ocwen's receipt of electronic payment prior to the aforementioned time frame. She assured me several times she would review the information and contact me via telephone within 24 hours to discuss this issue. Within 20 minutes of the conclusion of this telephone conversation, the documents in question were faxed and successfully received by Ocwen. Despite my immediate fulfillment of Ocwen's request via Roshini, this Ocwen representative has yet to contact me as promised. However, and even more disturbing, during my May 12, 2012, 8:11 AM CST follow-up telephone conversation with Naresh (Ocwen Customer Service supervisor), I learned of the written statement in my account records entered by Ms. Roshini, alleging an unsuccessful attempt to contact me via telephone on May 8, 2012 at approximately 6:15 PM CST, only reaching my voice mail and leaving no message.
You will note my telephone service provider maintains a record of all incoming (missed or answered) and outgoing communications. I received no incoming telephone calls on the date or during the time Ms. Roshini alleged to have contacted me. Therefore, Ms. Roshini (someone in a leadership role and responsible for her own and monitoring the professional ethical behavior of others) knowingly and deliberately entered false information in my records, which is illegal. Furthermore, if she reached my voice mail, due to the important nature of this situation, her actions, at best, show her ineptitude as a supervisor and complete lack of respect for her responsibility to the consumer. Therefore, this communication serves as written notice of my awareness of such actions by an Ocwen representative, in addition to Ocwen's responsibility to protect consumers against the deliberate and malicious entry of false information by its employees, via its internal investigation process, along with any potential legal sanctions resulting from such employee conduct. During this telephone conversation, Ms. Roshini stated the reinstatement quote of $3,918.65 must be paid by May 31, 2012.
On May 8, 2012, 8:02 AM CST - 9:32 AM CST, I spoke with two representatives attempting to resolve this matter without having to pay the reinstatement quote within 20 days; the most significant being Shareen, Customer Service supervisor. Shareen confirmed the aforementioned reinstatement quote indicated by Ms. Roshini on May 7, 2012. Shareen stated/confirmed repeatedly throughout our recorded telephone conversation that the reinstatement quote of $3,918.65 must be paid by May 31, 2012. In addition, I instructed Shareen to send written proof of this reinstatement quote via email to ensure I had written confirmation of Ocwen's acceptance of the aforementioned reinstatement amount, which solidifies Ocwen's legal accountability and responsibility to cease any/all foreclosure proceedings for the aforementioned amount if submitted by the aforementioned date.
On May 12, 2012, 8:11 AM CST - 9:00 AM CST - To ensure my records accurately reflected the reinstatement quote sent via email on May 8, 2012, I again contacted Ocwen Customer Service. I spoke with two representatives, the most significant being Naresh, a Customer Service supervisor. However, I was distressed when he contradicted the reinstatement quote communicated/confirmed repeatedly, oral and written, on several different days through the week of May 6, 2012. Naresh quoted the reinstatement amount of $4,670.10 was necessary by May 31, 2012 to cease foreclosure proceedings. I informed him of my receipt of written confirmation on May 8, 2012 via email of the reinstatement quote of $3,918.65. Furthermore, I told him the amount he was quoted included other fees and the following statement regarding these supposed fees:
“Please make note of the other amounts due on your loan. Repayment of these amounts is not necessary to reinstate your loan at this time; however, it is required to fulfill your debt obligation under the note and the mortgage. We strongly encourage you to contact us to make payment arrangements to repay the Other Amounts Outstanding and Due by calling (800) 746 2936.”
Naresh then stated the reinstatement quote emailed by Ocwen on May 8, 2012 was rejected by the owner of the loan. Therefore, the amount of $4,670.10 was necessary by May 31, 2012 to cease foreclosure proceedings. I then asked him who was the owner of my loan, because I had no idea as to whom or what entity he was referring, as Ocwen is the only entity I have communicated with and/or submitted payments to since its acquisition of my loan was forced upon me in 2010. Naresh first stated he could not give me that information because it was confidential, then he stated I had to request this information in writing. Therefore, this is written notice of my request for Ocwen to release identity of the true owner/holder of my loan.
Naresh confirmed my records indicated I was told by several different Ocwen representatives and via email that the reinstatement quote of $3,918.65 be paid by May 31, 2012. However, his records now indicated $4,670.10 was necessary by May 31, 2012 and that he had to submit a complaint request and allow 5-7 business days. On May 14-15, 2012, I spoke with two Freddie Mac representatives, Joyce (May 14, 4:45 PM CST) and Ricardo (May 15, 12:00 PM CST). Both stated if Ocwen continues to refuse to fulfill the terms of the letter they sent, I should file a complaint with the Consumer Financial Protection Bureau, a subsidiary of the Federal Trade Commission. After speaking with Ocwen Ombudsman, Raj, before and after my conversation with Freddie Mac, in addition to their continued refusal to adhere to the terms set forth on May 8, 2012 (reinstatement quote), I filed my complaint with the Consumer Financial Protection Bureau on May 15, 2012.
On May 16, 2012, 6:00 PM CST, I spoke with Ashul, Relationship manager of Ocwen. He again quoted the reinstatement amount of $4,670.10 and that it was necessary by May 31, 2012 to cease foreclosure proceedings. Furthermore, he stated the reinstatement quote I received on May 8, 2012 was outdated and stated he would send me a new reinstatement quote, which specified the other fees totaling approximately $752.00. It was necessary to reinstate my loan. The reinstatement quote from Ashul said exactly the same thing as what is stated in the May 8, 2012 reinstatement quote. This proves, yet again, Ocwen's illegal practices and continued unwillingness to fulfill its legal obligation to the written reinstatement quote for my loan of $3,918.65, if paid by May 31, 2012. I will not keep my money and use those funds to pay my attorney to pursue this matter legally.
How dare Ocwen ask anyone to be patient, when Ocwen is not patient with them. Furthermore, because of Ocwen's complete lack of transparency, its supervisory employees entry of false information into consumer records, inconsistency and inaccuracy of information communicated to the consumer by its representative, in addition to Ocwen's unwillingness to fulfill its obligations and agreements, even if the consumer has fulfilled what Ocwen has required of him or her, I am unwilling to wait 5-7 days. I deserve an immediate satisfactory resolution to this matter. If Ocwen is unwilling to fulfill its legal obligation to the written reinstatement quote for my loan of $3,918.65 if paid by May 31, 2012, I will not keep my money and use those funds to pay my attorney to pursue this matter legally. Due to the severity of this matter, I will allow no more than 24 hours, Sunday, May 17, 2012, for Ocwen to respond.

After a total of one year and seven months, I finally had my modification completed by Ocwen. We started the process with Litton. Our loan was sold to Ocwen. I'm not convinced they are not one and the same. Like many of you, we had to continue to submit our paperwork over and over and over. After realizing we were not going to get anywhere, my attitude was that I did not care. I scanned all my documents requested by Ocwen. I then started faxing them to Ocwen daily. Sometimes up to a hundred times a day. This to make sure they could not say they did not get my paperwork. I then told them I found another home which I would be moving into shortly. I showed them a link to an ad I placed on Craigslist which I was offering to let a family live in my home for free. After about a month of sending faxes all day long and late night faxes as well as my threat to let a family have my house, my modification was confirmed today. From $1,450 monthly to $750 monthly. I am getting ready to lose a lot of money because PHH Risk Management is black listing a VA appraiser. PHH underwriter and VA says it is a good loan but the Risk Management department stopped my loan at settlement. They should have communicated this to VA long ago. The house is going to foreclosure next week and this veteran is going to be out a lot of money. This is what my wife and I get for having excellent credit and serving this nation 2-1/2 years in combat. I'm glad PHH is trying to help the economy. It's too bad because if there was common sense used in this case, there wouldn't be an issue.

We have tried to modify our loan for about a year now. I have sent in paperwork 6 times myself. Ocwen’s mortgage insurance sent in a couple (an attorney 3 times) with the same answer: "You don’t have all your paperwork in." Could this be because it doesn’t go to one person? We have spoken to Nahid, Pachin, Savrinas, Sachin, and Khamir. Get the picture? All in India. Not to mention the fact that they can’t or won’t get anyone here in the United States for us to speak to. We do, however, have a case worker in Florida who seems to be better at blowing us off here in the US than they do in India. Regardless, the end result is that Ocwen is a big disappointment overseas, as well as here, and is not here or helping the people that are in need. Shame on you Ocwen!

I was with Litton Loan Servicing and had been trying to get a modification for 2 years as my fiance passed away, leaving me to care for our 2-year-old twin boys. I was struggling to pay my mortgage with the cost of daycare. My kids were not able to get Social Security from their father as he was ill and did not pay enough into Social Security. I had my loan with Litton for 5 years and upon the 5th year (October 2011), I was told my loan was sold to Ocwen. Litton advised all modification paperwork would be transferred to Ocwen to continue making my payments. I have never been late (30 days). I received a proposal to modify my loan from Ocwen on 12/09/2011. I had a balloon disclosure in which I had multiple questions and I had to schedule and call back with an account manager in which I had several questions on the balloon disclosure interest rates, trial payments, etc.
Never once was I advised that my credit was being reported negative. I was told about past due balances: however, when I questioned that, the representatives always indicated they just had to disclose this information, but I was past due because I was under "modification". In my proposal and agreement I signed and faxed back, it was never indicated I was being reported negative to the credit bureau. I was told the payment I made in December went toward loan suspense, thus not making anything due again until 02/01/12, which I paid on 02/06/12.
I paid every payment I was told to pay. When I was offered the modification in December 2011, my loan was contractually current. Never was I told that if I didn’t make my normal monthly payment on top of my modification payment, this would reflect negatively on my credit. If I would have known this, I would have continued paying as agreed. The rep that I talked to doesn’t care. They have cell phones ringing in the background, they laugh, they eat and think this is a game. My credit is ruined and they do not care nor understand. I have disputed this with the credit bureau per Ocwen. It's easier that way. So they then updated my credit report to reflect $5800 past due that’s 90 days late; however, I’m current according to the representative. But my credit report does not reflect this. So I faxed proof and I received a letter advising they reported correctly. I’m not sure what to do; however, I think this company is scamming or trying to get my house as it has equity.

To those of you having a hard time with Ocwen, their main problem is more files than people to handle them. Actually, they are offering more programs to consumers than any other subprime servicer. To reach a competent individual within the organization, try to call their corporate phone number, which is 561-682-8000, between 9 am to 5 pm EST (Monday to Friday) and ask for a representative in the U.S. They have actually been very helpful in all areas, but I must agree they are very difficult to reach, especially within the U.S. On a 1 to 10 scale, I would give them a 6.5 and it would be much higher if they did not lose documents and were easier to reach.

I have an approved short sale for a client and the documentation required was submitted promptly. The closing was extended to May 14th. Ocwen is dual tracking the short sale and the foreclosure scheduled for 4/27/2012 has not been cancelled and Ocwen will not respond to my e-mails or answer my phone calls. Buyers are ready to close, escrow is ready to close, but Ocwen will not respond to any contacts to verify that we can in fact use the 5/14/date as stated in their documentation.

Ocwen not honoring Chase short sale approval letter - I am an agent with Viking Realty, Inc. and I represent Mr. Cory ** to sell his home as a short sale. His property address is noted above. I have received and accepted offer short sale approval letter from Chase dated March 22, 2012. We entered escrow and the buyer had begun performing their inspections, appraisal and termite home inspection and had completed the lender's mandated repairs prior to the issuing of loan documents, spending $1,000. The loan was sold from Chase to Ocwen effective April 2, 2012. I was assured by the short sale closer at Chase that our short sale letter would be honored by Ocwen. My assistant had provided additional documentation to Ocwen per their requirements within the mandated time frame.
We just received a "Letter of Non-Approval" from Ocwen which is demanding that we lower our closing costs or they will deny the short sale. The seller was due to receive an incentive of $20,000 as well as a HAFA incentive of $3,000. The buyer was authorized a closing cost credit in the amount of $4,500. Nowhere in the transfer letter sent from Chase to the seller, Mr. Cory **, did it state that the new servicer had the right to void or alter the short sale approval letter. It did state that the new servicer would honor "all Mortgage Documents". It appears our short sale approval letter would be one of these documents.
Our short sale approval letter expires on May 11 and we fully intend to close before that deadline, assuming the Chase approval is valid and can be enforced. I request that you investigate this matter immediately.

I checked my credit yesterday and Ocwen has a foreclosure on my credit report in 2009. I sold this home in 2004! I called them yesterday and they have no record of me or the property address in question. They said there's no one I can talk to about getting this off my credit report. I'm trying to buy a house now and have otherwise perfect credit. What a terrible company! It's going to take months to clear this up.

My loan was sold to Ocwen also by Litton Loan Servicing and I received a letter in March stating that I owed them property taxes from 2011. If I elect to pay the advance in full at this time, to please remit payment to the address shown below, along with a copy of this and escrow portion will be removed. Easy right? So I sent them proof from my city clerk and county treasurer and my copies of my cashed checks and they still haven't removed and keep changing their story. They made me pay a late fee when I didn't owe one. I have made complaints with the Federal Trade Commission and with the NY Department of Finance.
I refuse to pay money I don't owe and our Government does need to step in and help us with this company. I have been dealing with this for weeks now and I am sick of getting nowhere, and when you ask for a manager or supervisor or someone that can tell you what is going on, they don't do it and give you another excuse. I would suggest that anyone going to this company on their own freewill, needs to have their head checked.

In September 2011, I received a written notice from Litton Loan, LLC that my mortgage was being transferred to Ocwen Loan, LLC. I then received a regular monthly statement from Litton and made my September payment to Litton through my bank, the same way I always have. In October, I received my first monthly statement from Ocwen, and it showed that I had not paid my September payment.
I called Ocwen and was told that it would carry over and that no late charges or credit reporting could happen for the first 90 days of the transfer. I have been calling every month since October 2011. They have sent me letters to notify me that they needed detailed information from me to validate the payment. I have been emailing and faxing this information every time I get the same response from them. It is an endless circle.
When I asked for a supervisor, I was told that there was no one to transfer me to, and when I asked to be transferred to the Ocwen research department, I was told I can't be transferred there either. What? I can't talk to the people, who are actually reviewing the documents that I am sending in to validate the payment? They are adding up late charges and trashing my credit. I have bank statements that I have been sending them that clearly prove I made the payment to Litton Loan, LLC. And I am certain that they cannot show that they ever sent me a September 2011 statement for payment. Please help all of us that are Ocwen victims!

I made a payment almost a month ahead of time on their website; however, I made a mistake on the bank account number. I called this company a few times that day and other days that I made a mistake to cancel the payment for me. They said they were going to cancel within 24-48 hours. Nothing happened. I made another payment through my bank instead. Everything was fine until I see on my statement that I was charged a return fee for $25.00. I had also written to their main office and gotten a response that had nothing to do with my request of cancelling the payment. I called them today again; of course, their customer service is in India. So they don't speak English right, they read out of a book, they refused to give me the credit and they refused to put someone in the US that I can understand better. I have to deal with India - why?

Did not honor modification, Sold home while in the modification - We had a modification in 2008. Ocwen purchased our loan and did not honor the modification. So, we took out a real estate attorney and sued for breach of contract and we won $66,592.29 in the settlement judgment. Well, Ocwen did creative accounting and placed the monies in this deferred principle on our statement. During this time we have had nothing but issues with them. There are different loan amounts on my husband’s and my credit report from them - not one match. Then, I lost my job and had some health issues arise. So, we went to file for a modification through Ocwen which we did get approved.
The interest was supposed to be 2.00095% for 30 years, making our home payments at $635.30 with the first payment due on 4/10/2012 in the amount of $630.15, which was paid. Prior to their verbal approval of the modification, we also qualified for Keep Your Home California program’s $50,000.00 principal reduction in which Ocwen would have to match dollar per dollar. That would bring the total to $166,592.29 off of the current loan owed of $ 279,332.01. That would bring the new loan amount to $112,739.72.
Speaking with Ocwen's home retention department, I was told they could not sell my home because I was in the modification process and that they were working with Keep Your Home California. Well, Ocwen sold my home out from underneath us and Ocwen has not responded to the requests of Keep Your Home California, which has been working - or should I say trying to work with Ocwen. Ocwen has not responded to Keep Your Home California, but they have received federal monies to help homeowners losing their homes. If we lose our home, our family of 5 will be homeless and have nowhere to go.
I have tried to contact Ocwen on this issue and have been told that my property is now real estate owned and they can not give me any more information than that and I get hung up on. I asked each time that I called when and how they were going to pay out the settlement from the breach of contract lawsuit, which had the judgment settlement of $66,592.29 (case number **; Superior Court of Sacramento County). Still no answers. Now, we feel as Ocwen has once again ripped us off not just of our judgment settlement, but the monies from Keep Your Home California and the monies in which they had to match. I am representing a client in a short sale. The loan was originally with Chase and after we submitted the short sale package and the offer, Chase transferred the loan to Ocwen. I've been trying to two weeks to connect with someone in the short sale department and I have yet to succeed. I am typically prompted to answer several questions, then I am transferred to someone in India, who proceeds to ask me some more questions, then they say they'll transfer me to the short sale department and they never do. They just hang up on me. This has happened about a dozen times. I've never seen anything like it! It's exasperating! I need help!

These morons have overcharged me due to their lack of paying taxes. I have had loan for 10 years with no problem. All of a sudden, my payment went up to $180 a month and they tell me they did not escrow enough money. It's a simple formula: If your taxes and insurance are $5000 per year, your escrow is $416 per month, right? These people obviously employ foreign workers who are not educated or informed, take our money, which must be illegal, and we have no voice? This is the biggest scam ever and I have contacted the Attorney General's Office in Florida as well as my home state of PA. I work hard and I loathe these kind of thieves. Something must be done to these scheming jackwagons.

We are customers of Ocwen via Litton Loan. I lost my job 2 years ago and have been unable to find employment despite hundreds of resumes being sent out. We have tried 4 times to have our loan modified but keep getting denied. My unemployment has run out and we are now facing not being able to pay our mortgage in full. They denied us because we didn't have enough debt. They won't help us until we are at least 4 months behind in mortgage payments. I can't understand not helping someone before it gets bad and before they can't make the payments. To make matters worse, they send us letters all the time about modifications and other services they offer. We've requested they remove our name from their marketing lists, but we still receive mail and phone calls.
I'm tired of having Ocwen handle our mortgage, but we can't refinance with another bank because our house is worth $10k less than we still owe on it. Not to mention, it is worth $36k less than we originally bought our home for. I don't understand this "making homes affordable" thing going on with the government. It is worthless. No one will help us until we are 4-6 months behind and our great credit is wrecked. We can't get a refinance. Ocwen won't modify our loan and to do a short sale means we can't hold a mortgage for two years after the house sells and we have to at least try to sell it and be behind for 6 months before we can approach the bank for a deed in lieu of foreclosure. Ocwen won't help us. They give us the run around and then send us marketing letters for their modification and products. They are horrible.

The positive comments and support information on the Ocwen website is a pack of lies and needs to be updated. I believe that information is also the reason Ocwen is out of control - after all, who will believe delinquent customers complaining for a company who is known for supposedly helping customers maintain homeownership? If Ocwen was helping customers, my research shows that was like two or three years ago at the height of the real estate crisis in 2008. Therefore, that was years ago and that information is outdated and no longer correctly applies to customers like us. Ocwen is not providing needy customers with loan modifications; instead, Ocwen is randomly choosing to foreclose on homes at an alarming rate and most of them are former Litton customers. Litton was bad, but Ocwen is worst. They have perfected their craft by fooling the news media and non-profit associations to provide great feedback.
Every individual complaint on this site has a measurement of bad customer service factors that happened to each of us. There is this lack of non returned telephone calls from the relationship manager, the failure to address certain issues, lost payments, and the failure to accept HAMP modifications from previous Litton customers. The fact that the customer service department is in India is also a huge concern. I encourage everyone to not just write on websites like this, but write to your congress person, attorney general, governor and the news media in your town and the larger ones like CNN, Wall Street Journal, New York Post, Chicago Tribune and Huffington Post. We have a voice and writing on sites like this may make you feel good, but unfortunately it will not save your home, especially since this site removes our contact information from the body of the email. We need to create a website like “Ocwensucks.com,” so we can grow together and have a voice. Only then will the government realize there are still homeowners who are suffering at the hands of evil mortgage companies.
Ocwen is getting away with taking our homes because they are unstoppable, unfeeling and simply do not care. There is no sympathy from Ocwen. They don't care that you may not have been able to make the payments because of an illness, death of a family member or temporary loss of income. They only care if they believe you can make the payments over a long period of time. There is no second chance for Ocwen consumers. And right now, it's all about the quick infusion of cash to keep them floating. The Ocwen ombudsman is a joke and should not be trusted. While I was waiting for my account to be reviewed as he promised, I received a letter from Ocwen's attorney read to me from my child! A phone call or email would have been appreciated. Obviously, we all applied for loan modifications to help us save our homes and everyone should be helped. If that includes reducing the mortgage payment for a few months or allowing a customer to skip a month or two, then that should be acceptable.
Although the economy is improving, America remains in a crisis mode. It took several friends in my profession two to four years to land new jobs and that was in the last year. Personally, I watched and predicted Litton's demise by reading the comments on websites like this one. I promise, give it time and Ocwen will face the same reality! Every negative comment on this website is exactly the treatment Litton was famous for doing to their customers. Another idea is to pray for enlightenment and compassion for the employees at Ocwen because the world is round for a reason and karma affects everyone. So if you are behind in your payments and reading this, you have to act fast and do not trust anyone at Ocwen to help you.
It is also important to know that they move fast and will immediately move your property to foreclosure while sending you letters saying they may have other programs to help you. Since after the initial letter of default, they owe you nothing. Please be aware: these jerks will put your house up for sale without notice and, of course, you will be waiting to see if they have another program to help you. They do so like thieves in the dark because they don't want to help their customers and rather foreclose on a $328K home at $170K for that cash infusion. Right before the transfer, I received a call from Litton of my pending approval for a loan mod and Ocwen has no proof. So my advice: run and get a lawyer and do not trust any of Ocwen's employees, especially the ombudsman. If someone from the home retention department calls, take their calls immediately because they will never answer your calls (caller ID) or call you back. We got behind payments because I had back surgery and I’m not working. I was two months behind and they sent a letter about foreclosure. We called them and they told us to send the back payments. We did and they denied the payments. Now, they’re saying we need to make this month’s payment with the two back payments. We have insurance with Ocwen that would help on payments if one of us could not work. They just told us on the phone that we need to make this month’s payment with the back two or they’re going to proceed with foreclosure. If they would have accepted the Western Union payment we sent last month, we would only be behind for this month. We have the insurance that covered our payments if we get behind (for hurt/unable to pay) that covers our payment.

Increasing of mortgage payments on a fixed rate: I had my home modified for the reason of rate increase and affordability purposes so that I could not worry about foreclosure on my home. I abide by every rules set forth in front of me and yet they try and make like it's just for the increase in the payments. My homeowner’s insurance went down by 300 and something dollars. My taxes went down from last year by 270 something dollars. I paid out of pocket my windstorm and this company knows that and still they try and pay it anyway to have a reason to increase the mortgage payments. Now, the agreement was that as long as I can provide proof of coverage, everything will be all right and all is well. But now they want to go back on their word and go up on me saying there is a shortage in the escrow when I sent them back the $954.00 check to make up the shortage. The shortage was $519.82 and I sent back a check in the amount of $954.00 to make up what they tried to take out for windstorm.
Therefore, my escrow is no longer short - it's over and they don't want to give me the credit for that. They just want to increase my payments and have it where I can no longer afford my mortgage payments on my house. I'm in a modified agreement with them and so far this company is not abiding by the housing regulations and rules. My payments should decrease not increase. $1133.80 is what I’m paying now. They want to increase to $1178.10. For what? All the taxes and insurance went down for the year. The value of my home is not worth more than $41,000 and they are trying to raise my mortgage as if I live in a mansion. Please help. I’m at my wit’s end with this company and their lies. Please help me come to a solution so I don't lose my home in this matter.

My mortgage is being serviced by Ocwen Loan Services. I had my mortgage refinanced about 10 years about with Ameriquest Mortgage, which went bankrupt. It appears that my loan was sold to Litton. Ocwen advised me that because my loan is now a "Secularization Loan", I do not qualify for no type of modification. That my only options are: To pay a payment before it reaches 80 days past due, short sale or Deed in Lieu. I lost my job of making between $45k-$50k of almost 14 years and now making $326.00 a week unemployment. I never received any information about my loan being sold. I pulled up my deed information to see was there any revisions or filings for this and there was none. I have been in my home since 1992, 20 years. It takes all 3 employment checks to make my payment of $1035.00 to them. I really need help. I hope there is something that can be done.

On January 13, 2012, Ocwen Loan Service called me for a payoff on my second mortgage. I and a third party was on the phone three-way. I made an offer of $1000.00, and they agreed of the amount. The supervisor stated he will send out the paper in five days. His name was Mr. **, and he was the person I talk to on January 13, 2012.
My second mortgage is $36,791.40; our principal on the first mortgage is $250,272.62. The value of the house was appraised at $152,600.00. Our mortgage is turned upside down. We are on a fixed income. We work part-time to pay our other bills and buy food and other expenses. I was calling them every week to see what happened to the paper. They told me it was in the mail. The deadline was February 20, 2012, which we agreed to.
On February 20, 2012, I called again to see what had happened. I talk to Mr. ** on that day. He stated they were still working on it. He gave me another day when he will call, which was February 23, 2012. There was a time when I and my housing counsel talk to Ms. **. She stated that we would have to give a higher price on the payoff.
On February 21, 2012, I received a letter stated dated 2-14-12, which is the discount payoff non-approved notice. it said, "In response to your request for a discount (short) payoff, we have reviewed the information that was submitted. However, the owner of the loan did not approve of the discount payoff at the amount submitted."
I called and asked them who the owner of the loan is, and they still did not give me an answer. They said, "If you would like to, you may submit a higher offer within 10 days of the date of this letter for further review. You may fax this information directly to 407-737-5071. Please note that if no other offers are received in this time frame, we will close this file." Manoj has been assigned as our relationship manager and will be my designated representative for resolution, inquiries, and submission of document. I also would like the principal reduced on my loan which is the first mortgage. Thank you.

This company does not need to be open. Their bookwork does not even work. We got behind. They have refused payments. I sent in a payment and they said they didn’t get it. Like a fool, I did not keep the Western Union paperwork. I had a conference call for them to call me at 11:15. They did. This was for a medication that they have said they have received all paperwork over a month ago, but they still have no answer. Then 2 hours later, I get a phone call from Ocwen. This phone call was for our plan phone call that we had 2 hours prior. On top of this, I was on my way to the bank to give them $6225.00 to reinstate my loan. They informed me that this amount was not correct. This is the amount they had given me 2 hours prior. So I had to send them over a $100.00 more. How can they be in business in the US?

I have a loan with Litton and had modification done in 7/2010. When they sent the 1st month payment, the statement said for 8/2009. I called to find out what that meant. I never got a good answer, so I went to a local mortgage counselor. She tried to help but got nowhere. The only answer I got was that I owed previous mortgage payment from a bankruptcy in 2006. I was behind then when our attorney told us not to pay "until the judge said to".
After we fired that attorney for incompetence, our new attorney arranged for us to pay $300 extra per month to be placed on principal. We did that for approximately 3 years and instead of our principal declining, when Ocwen was given our mortgage in 9/2011, Litton showed more than $12,000 more on our principal. Ocwen has not been interested in helping us. We are retired, and I am quite ill. We need help, please.

In 2010, we got behind on our mortgage, and we were financed through Litton Loan Servicing. But it was sold to Ocwen in 2010. I had a deal with Litton to pay an additional $200.00 a month for 1 year to get the arrears paid off. When this mortgage was sold to Ocwen, they said they did not have to honor the agreement with Litton and wanted all the money owed back. I told them I did not have it, and they were pretty nasty about it but said that I could fill out loan modification papers with them and they would see what they could do.
Well, they turned me down, and now, they want all the money they say I owe. I tried to send most of the money to them, but they sent it back, stating that my account was 72 days past due. And now, I needed all of it. They are also charging me $1900.00 for penalties and late charges. I told them if they didn't keep sending back the money I sent them, I wouldn't be so far behind. But they just tell me that it's their policy, and the jerk I keep talking to is Mr. **, who is a condescending piece of crap and likes to yell at women.
I now have the $9000.00 for the 6 months I am behind, but I don't have the money for the interest and penalties they say I owe, so they won't accept it. The government needs to step in and put these crooks in jail.

I have tried on several times to do a loan modification with Ocwen. I have sent the requested document by fax and overnight to only be told they did not get it or they need more information. My payments are up to date. However, we struggle every month to make the required payment. We have both a first and second mortgage with Ocwen. I need help and Ocwen is not willing to help in anyway. You do not understand the people in the call center and never can speak with the same person. Please help me if you can, this company is truly not helping as they said on their website.

My home loan was sold to Ocwen in 2009. All was good until now. They are saying my escrow was in a shortage, which made my house note go up $180.00. I cannot get anyone to give me a straight answer why. Before they took over my loan, my escrow was always over and I was always refunded for the overage. Other than my taxes (may) have gone up. Every person I talk to tries to push a modification plan on me which I do not want.

My property taxes were lowered by the County of Los Angeles in December of 2011 by 20% due to my property's value declining. However, Ocwen raised my monthly escrow payment (used only to pay the same property taxes) by nearly 10%. When I called to report the error, I was instructed to fax the new tax bill and my request for an escrow analysis. This was finally completed in late January but Ocwen neglected to use the new, correct tax amount owed! They actually raised my escrow payment again! So I called and complained and re-faxed.
By late February, the bill had still not been lowered and I called back. I was told happily by an employee that they were prepared to pay my taxes on March 1st for the original higher (incorrect) amount! Once I could speak again, I calmly told them that the new tax amount was xx and that it was not due until April 10, 2012. I begged them not to pay the higher amount on March 1st. I proceeded to fax and mail the documents that correctly reflected my taxes owed and I requested that my escrow account be closed.
At this point, the account has over $3,000 in to pay a bill of $1,600 due on April 1st. Now, I learned today that they won't close my escrow account, and that a new escrow analysis won't be performed because the one in January was too recent, even though they did it wrong. What can I do with this company? I never seem to speak to anyone who actually works for Ocwen. It is always a call center and they clearly are overseas. They always tell me to fax and nothing gets done. I feel like I am sending my mortgage money to a bunch of crooks.

After applying for a HAMP modification and after sending the same documents over and over, I was approved for trial period. I paid trial period and received Home Affordable Loan Modification agreement. It was notarized and mailed on time. Return receipt requested. I’m still making payments after the trial period. I received a letter from Ocwen that did not approve for modification because my documents were 90 days due. March 2012, payment was returned. I complied with all requirements and deadlines as documented for the modification. I have a family of 6. I am a 100% service connective gulf war vet on disability. I got enough. I have read about same issues of fraud on this forum.
If you think you have been victim of fraud by this company or discriminated by the Equal Housing Lender Act and believe you have been victim of fraud under the HAMP program, please send me an e-mail to **. PHH has raised my escrow impound payments $300 a month in just 2 years. When I bought the house, I had to put up the escrow/impounds that they said fell short and I had to make an immediate payment of $2000 or my payment would go up from $1,612 a month to $1,720. I made the payment and they have refused to prove I’m short. That was just last month! PHH still raised me to $1,722 a month. On Friday I received another letter saying I’m now short $2,886 and if they don't receive it in 14 days, my new payment will be $1,950! I am up to date on impounds for property tax, flood ins and homeowner’s. I believe PHH is running a criminal enterprise and I would like to start a class action suit. Who is running PHH, Tony Soprano? Please, there are over 400 complaints exactly as I have described. Can we get some help or at least an investigation by the Attorney General? PHH is a corrupt institution and this needs immediate attention. Thank you.

My husband is on disability and we get his check the second Wednesday of each month, which falls on a different day each time. When we were paying our payments with Litton Loan, this was not a problem. I could get on line and still pay my payments and their system would let me do this. With Ocwen, their system will not let me because they say that we owe over eight hundred dollars in tax fees, which is untrue since we are exempt from paying taxes because of my husband’s disability.
I have been unable to talk to someone about this problem. We have had this loan for ten years and I have never had a problem calling and getting information about our account until now. Since it has been transferred to Ocwen, my social security number is now wrong and they will not talk to me about anything and hang up when I finally get someone on the line. I have sent them a copy of my card and drivers licenses and now they want a letter from the social security office wanting to know how long I have had this social security number. I have had the same number since I was ten years old. I hate this company. What are we to do? Help!

As you are aware, Litton Loan Servicing LLP was sold to Ocwen Mortgage Co. last year. I had been in pre-foreclosure status with Litton for my property in Florida. I had been working with a realtor who had brought several purchase offers to their attention. All were declined. I have called Ocwen and am not able to reach anyone directly within the company. The call was answered from an offshore call center. I requested forms for a "deed in lieu" settlement. I have not received a response. How can I get help?

I never did receive any documentation stating that my payments went up in 2009. I tried to refinance my home in November 2011. That's when I received a phone call from Ocwen Finance stating that I was $9,000 behind, because my payments went up in January 2010. I have never been late on my payments, and I have been paying the same payments since I finance my home. My question to Ocwen is why my payments wasn't returned if they were incorrect and why I wasn't sent a notice of my payments going up back in 2010. Also, why my account haven't been reported to the credit bureau in 2010 for wrong payments or late payments. I want to join a class action lawsuit against Ocwen.

I currently hold my mortgage through PHH and I contacted your company regarding a possible refinancing or debt consolidation. I was told that due to the large number of calls, it would be better to have someone call me and the first opportunity they could do that was Saturday, March 10, 2012. I was given a confirmation number of ** by Oscar. I was supposed to receive a call between the hours of 8 am and 9 am today. It is now 9:41 am and I have not received a call. My time is just as valuable as anyone at PHH. I am extremely disappointed in PHH, but I guess that really doesn't matter to anyone at your company, does it?

I received a letter dated 1/18/2012 stating that due to an escrow shortage, I would be required to make a one time mortgage payment in March of $860.41 due by March 16, 2012. After that letter, one month later, they sent me a letter stating that they had received my February payment (which is direct debit), but it was short $260.41. They then called me to tell me that I owed them $1028.41 for the February payment, late payment fee and returned check charge. After speaking with several people in India with accents that I could not understand, I finally spoke with someone in customer service. I proceeded to get her name and customer service ID number. She assured me that the February payment would be applied, the extra charges would be waived and they would issue a retraction on my credit for the discrepancy.
Two days later, I receive yet another phone call from India, stating they are trying to collect that $1000 payment. I went absolutely ballistic. After speaking with almost everyone in their India customer service department, I was finally transferred to someone in customer service with no accent and hopefully this issue is put to bed. Again, I got her name, customer service ID and she assured me that it would be taken care of. I believe this is a scam to collect money from people that is not owed. I believe that they use these people with accents to confuse people and make them give up and just hand out their account information with payment. I am furious with this company and I am immediately going to look for another institution to refinance my loan with.

On September 16, 2011, I faxed Ocwen research department a written explanation outlining a two prong problem with my Ocwen account. The first problem was Ocwen had increased my mortgage payment from $568.06 to $652.44. I explained to Ms. Martha ** that I had in fact made all payments on time and faxed her my payment history pertaining to Litton before you bought out their contract. This seemed to resolve that first part of the problem because my payment dropped back to $568. However, in the same letter, I further explained that Litton had been paying for my property taxes but I had always paid for my own property insurance, which I have continued to do and have Ocwen listed as my primary mortgage lender.
Last month, I spoke with another Ocwen Escrow customer representative. I explained to this representative that Ocwen was still charging me $104.93 per month in Escrow fees. This representative requested I fax the Escrow and insurance department a copy a declaration letter and insurance policy, which I did on February 23, 2012. I was told to wait five days for your company to review the documents and make the appropriate changes. On February 29, 2012, I called Ocwen to check on my escrow status and learned my payment had not decreased but increased from $568.06 to $606.11.
I tried to explain this to another of their escrow account representatives but she would not let me explain my concerns. I asked her to let me speak with a supervisor. She placed me on hold and then terminated the call. I called back and spoke with a customer care rep and was told to fax a written request to the escrow department. According to the County Treasurer's Office, my annual county taxes are only $468. Ocwen paid $234 on October 31, 2011. According to my math calculations, $104.93 per month multiplied by 12 months is $1,259.16. Based on my $468 yearly tax fee, I should only be paying $39 per month in escrow fees. That means Ocwen is charging me $791 per year for home insurance that I already pay Allstate $774.20 per year on my own.
Later that day, I faxed a copy of my complaint to the Escrow Department. I also requested my escrow account be canceled and a refund for my over payments be sent to me immediately. In addition, I faxed copies of my county property taxes and insurance payment history. As I stated in the opening of this complaint, all my problems began after Ocwen took over the Litton contract and my payment was increased to $652.44. According to my payment history in the Ocwen website, only $32.56 out of the $652.44 payment went towards my principal. In all other cases, $31.94 has been applied to my principal out of the $568. To date, I have not yet been contacted by this company nor have I received any refunds or explanations regarding my more than legitimate concerns.

I filed Chapter 7 bankruptcy in 2009. I held a mortgage account with Litton. On my reports and my discharge paperwork, my information shows that the account with Litton was discharged. Another shows it was closed and transferred to Ocwen. The account with Ocwen shows discharged in Chapter 7 bankruptcy. On February 18, 2012, this place reported to Experian that my account was open and had not been paid on and that it was $53k delinquent. I attempted to call and get nothing but automated services. I have sent them the Experian report, my discharge paperwork as well as a letter stating that I demand that this account follow suit with the discharged as they cannot open a new account after the debt is discharged and start reporting to the credit agencies.
I have been working very hard over the past three years to recover my credit after the bankruptcy. My score was slowly, but surely improving. This has dropped my score 74 points! Under the Fair Credit Reporting Act what they have done to me is illegal! I have filed a complaint with the FTC and suggest that all of you do the same! I have also sent them a written letter with the back up for investigation. Should they not handle this, I will have to re-retain my bankruptcy lawyer and file suit against this company.

My husband passed away and he held the main income. I held on to the house making the payments by selling items. In August of 2011 with attorney Elana **, we contacted Ocwen and forwarded 54 pages of forms, taxes, etc. After not hearing from company my attorney called to find out it went to modification department. At that time we resent 54 pages and spoken to Ocwen employees stating they receive all that is necessary and it would take 30-40 days. Since then I have spoken to many employees and have still not heard nothing except now it is going for foreclosure. The house has been expected. Title for property for making sure there isn't anymore loans has been done. I have even offered to do deed in lieu myself and give it back. I am trying to give Ocwen a house that can easily be resold. I had it for sale for almost a year with not even one contract.
If I turn the electric off, this house will be under water in the basement. (There are streams all around this home.) This house has in-law apartment, self-contained in ground swimming pool, 5 car garages self-contained with electric and heat. Ocwen has left me no other choice but to go for foreclosure and turn off electric and heat. I will be giving Ocwen a house that the value would be not as much as I owe. I have been told today that I want deed of lieu by April 2. Not acceptable. I do not want to hear from another person stating they need more information.
I have filed every paper your company has asked for. Nothing has changed. I feel your company is passing the buck and not the time. I can hardly understand the person from India. Either I hear from you or you can go thru the cost of foreclosure. Contact me right away because I am not waiting another 30 days. Your company does not know what they are doing except read PC notes. This is **. Take it back with deed of lieu or I will or let it be foreclosed and damaged. My attorney has filed a complaint to your company in Florida and not one person replied. What kind of business is this company? I was sold to this company and would never recommend this to anyone else.

I received my mortgage payment in the mail and I opened it. I couldn’t believe that my mortgage payment went up more than $130.00 more a month. I am on a fixed 30-year and my home owners insurance and property tax has not gone up. We have never been late on our mortgage ever. We called and they are supposed to look into it. This happened last year as well but it only went up $30.00 more a month, but we just didn’t question it. Something seems wrong and I’m a bit worried. We called them several times last year asking to modify our loan as my husband had back surgery and they said they couldn’t help us at all. What do citizens have to do stop making their payments? Then, months down the road they will help you. Ocwen needs to be investigated. I really believe something is just not right and they are charging us wrongfully for the past 2 years. We always used to get a check at the end of the year from escrow. We haven’t gone a penny in years.

I have been trying to resolve a problem for over six months. I have tried talking to people on the phone, I have sent emails, I have sent numerous letters and faxes. No one at Ocwen gives a good **. All I want is the name and phone number of someone with whom I can speak about record issues as my title document was either not recorded or was not properly indexed by the court clerk. This is in their best interest, but they don't seem to know that. I think the company should be forced out of business because they are completely incompetent.

My mortgage was being serviced by Litton Loan Servicing LP but was bought out by Ocwen Loan Servicing, LLC on 11-1-2011. Ocwen has since been expecting me to pay excessive expenses upfront. I had no idea that I would owe $342 for an excessive "property valuation expense". I cannot pay $767.25 in accrued late fees as well. Litton Loan Servicing was allowing me to accrue late fees but was not forcing me to pay them off in order to prevent default. I am paying a regular mortgage payment every month and on my credit report; the mortgage is only reporting 30 days late. I will be paying one payment soon so I will only be one month behind, but I cannot pay two regular payments, fees/expenses, and late charges which Ocwen is demanding all at once in the sum of $3,205.45. I cannot speak to a supervisor, manager, or someone qualified to service my loan to get answers or resolve this.
The only customer service phone number I am able to call routes me to a call center in India. The representatives there are hard to understand, difficult to deal with, and they will not transfer me to a supervisor or someone in a United States office. There are multiple offices located inside the United States. It is impossible to get in touch with anyone in these U.S. offices. They refuse to publish phone numbers to these U.S. offices and will not speak with customers, forcing me to deal with a low-level telephone representative in India.
The only person I have been allowed to make contact with, who is the person that apparently deals with my account, does not answer the phone and she never returns my calls. The only part of her name I can understand on her voicemail is Michelle **. I do not want my home to be foreclosed but I cannot pay the full amount owed all at once. I cannot set up arrangements if I cannot speak to someone other than first level phone support in India nor if my letters are not answered appropriately.
I sent a letter to Ocwen on 2-7-2012 disputing the validity of the claimed debts. Ocwen's response from 2-17-2012 did not address the $342 "property valuation fee" as I requested. I was told I would have to pay for documentation. Why should I have to pay for documentation for a service I am being forced to pay for? I sent a payment on 2-27-2012 and have USPS confirmation that it was received on 2-29-2012 yet Ocwen did not credit my payment until 3-1-2012. So if I receive a 60-day late on my credit report I will dispute it as inaccurate.

Ocwen is saying that we owe over $17,000 in late charges and fees. Ever since they changed hands with Litton, they have not been accepting our payments and sending them back to us, then reporting that we are not paying our mortgage payments. I feel helpless and scammed. How is a company allowed to do this?
We feel like we might as well leave our home of 13 years, because they just want us out and returning our payments and saying we aren't paying is their way of doing it. If a class action lawsuit is an option, my husband and I want in.

How can the government allow a company like Ocwen to constantly prey on consumers and homeowners the way in which they do? With all the complaints out there for years, it's a shame uncle Sam hasn't stepped in already. My mortgage was sold to Ocwen from Centex way back in 2004. Honestly, I pay by check each month and have no problems with them posting my payments. My issue is their constant denial of my mortgage modifications. You ask them for assistance we all know the government has placed out there for us to keep our homes, and they are allowed to not participate. They do receive the tax write offs, but don't participate in the HAMP program and want to give you balloon modification agreement to recoup some of their original loan term amounts. That's crazy! My loan terms will be modified, but I will have a balloon payment.
It's a shame that the government, state and federal, all know what Ocwen does to the mortgage holders and it's okay. But if the Wall Street execs were having our issues, it would be on every news show in America. It's again beat up on the working person and it has to stop. From Bank of America to Ocwen, they must be held accountable. I mean we aren't asking for handouts, just help. I want my loan modified without getting rapped at the end. I have paid on time and want a fixed rate. Help.

Ocwen or their affiliate have been calling my house up to 8 times a day and are not leaving a message. When I am home and I answer the phone, they say either "they are calling on behalf of Ocwen" or sometimes they say that "they are Ocwen." After multiple calls, I have found out that they (Ocwen) have given out my information to a third party and they (the third party) are calling me to sell me life insurance, health insurance, weekend getaway packages, and home owner warranties. I have also learned that Ocwen says that it is not them and there is nothing that they can do about it. I have challenged them and say you mean a company as big as Ocwen is and there is nothing you can do about the fact someone is using your name and saying that they are you and there is nothing you can do about this. Their response is no! It would appear to me this is a case of identity theft from the company Ocwen.
I am now getting phone calls from Ocwen themselves after I have scheduled a payment for my mortgage saying that I still owe them Money. I have started to not talk to the person that has called me, but rather tell them that I will call them. I then get off the phone and call the number for the company based upon the website and my statements. It is not until after they research their records that they find the payment has been scheduled and they are so sorry for the disturbance, but they inform me that they are working with a computer-generated phone system. They are getting down right rude because I will not verify any information over the phone with them on the initial call, because I do not know for sure that they are who they say they are. I am receiving up to 8 phone calls a day form one or the other.
When I was with Litton Loan servicing, I never had this problem. The calling is getting terrible, and I am not able to get any help from Ocwen about this.

I received a modification from Litton Loan Servicing. After the 3 trial payments were made, I went online to begin the modification, only to find out that Litton was no longer servicing my account. It was sold to Ocwen Loan. I called Ocwen and was told they had no knowledge of a modification and they would research it. I called and called, they then said my third payment was never made so it was invalid. I sent all cancelled checks to prove that my payments were made in a timely manner and submitted all other related documents. It is now 3 months later and they still will not honor my modification and accept payments.

I became one of the many upset customers with Ocwen in Nov 2011, which I had no idea. I received no letter from this company that they bought Litton Loan. The only way I found out was that I received tax information from them in Jan 2012 and that I owed them over $3000.00 for missed payments. I have owned my home for 11.5 years and have never missed a payment. I had no idea that the loan was transferred or I would have made my payments to this ** of a company. I immediately called "Peggy" in India and was given the runaround about how I was to get all my information together and prove to them that I made my payments. I went back 18 months and even got a letter from my bank for supporting documentation.
In the meantime, Ocwen is still hitting me up with late fees. How can this be happening? How can this pond scum of a company being doing this to us? There has to be an investigation. This company has so many complaints against them. I have seen how this company preys on the homes that are under water. This in a foreclosure mill. They do not want to help. They just want your home so they can sell it for pure profit. They will get theirs. If there is anyone out there that has some sort of plan of action, you can text me at **. I would love to get a class action lawsuit against this sham of company.

I bought my house in 2003. I paid almost three thousand a month for seven years on time. We hit the bad economy and I lost my job in 2009. I repeatedly called and asked for them to simply get me a lower rate (Again I was perfect for seven yrs, just under 3000 dollars a month). I was told that I had to be three months behind to get a re-modification. I first attempted to get a re-modification with no job. That didn't work. I tried again when I had a job. They said they were working on it. There were never any calls back or paperwork. I was then informed that I cancelled my own request. I did not!
I had a short sale for $265,000 on a half a million dollar house for over a year. As they admitted, they tried to sell my loan. The buyers then walked as PHH said it was all set, waiting for final signing off! Then we tried a deed in lieu which was approved, but, they informed me and my lawyer that they were foreclosing the following week, and not finishing the deed in lieu. My own lawyer spent many hrs trying to reach them and talk to sane people, and not get the runaround anymore, costing me more money.
I filed bankruptcy and lost my house last November. I am like the many, many victims here with this horrible company. My original loan by the way, was sold to these crooks. I had no choice!

I've been with Ocwen for a few years, and I was approved for a HAMP modification in March 2011. This past October, I lost my job and fell behind on payments, and Ocwen would not let me make one payment; I had to make full payments or none at all. This was in December. Finally, they said I could do a loan modification, but they stalled at every opportunity, so that my payments are farther and farther behind.
When I received the paperwork for the new modification, there was a balloon provision. My original loan and the HAMP never had a balloon provision, so I was concerned. What is this? The modification was great, I guess; it lowered my monthly payment about $100 a month and lowered the interest about 1 point. This sounded good, and I would be caught up on payments.
At the last minute, I got a clear answer from them about this balloon provision. It seems when my loan is paid for in 2036, I will still owe $45,000.00! I complained and questioned that. I was told it was the best they could do for me.
Now, when my HAMP was approved, I got a 1099-k saying they wrote off $50k on my loan (thanks to President Obama), and we all know they get government incentives to do these modifications. So I originally owed $120,000; new balance is $87,500 (This is not the $50k difference.). And now, they want another $45k. They must be out of their minds, and they won't be getting that from me. I'll file Chapter 13 if I have to. Beware of modifications.

I called to talk to a representative to just let them know what happened. He said, "I am not authorized to talk to you." I understand my name is not on the bill, I just want to find out what I can do. He would not even listen. My husband left me and our 3 kids and he is not making the payments, but I am going to keep the house. I want to know what I can do to get the house and make the payments? Ocwen bought out Litton Loan. When they did, I was went a letter to send the payment to the new address. My payment and the letter passed in the mail so the payment went to Litton. Litton should have forwarded the payment to Ocwen and it appears they did not. I asked for an audit be done and was told they couldn't do that. I tried contacting Litton. They will not longer talk to anyone because they no longer own the loans. See the problem? So I just had to pay a second payment to keep them from foreclosing on me. This is a horrible company! We all need to get together and start a class action lawsuit! I would love for a lawyer to contact me. Can we start a class action lawsuit? **

Payment for services rendered - My company (Personal Touch LLC) was hired by Genesis Preservation who is a contractor for Ocwen Loan Serving LLC to do property preservation on their REO properties! To date we have done over $1200 worth of work and have not been paid! Now there are late fees to be added to the bill! Personal Touch LLC is going to file labor liens against all the properties we have worked on!

Ocwen Loan Servicing LLC took over our mortgage and then charged us a fee for a drive by appraisal. Now they will not give us a copy of the report. They keep citing that it is an internal report for their use only. I am being charged $168.00 for this report to be done, I deserve to receive a copy! My guess is that it was never done and that is why they cannot give me a copy. I should not be charged for an appraisal that was not done.

Attempting to remove escrow from my account as PHH only analyzes annually and I always end up with a big lump sum payment when they finally get around to figuring it out. When I contacted them they said I was required to escrow by the investor. I never had a loan to value ratio that required escrow. I voluntarily escrowed taxes and insurance. Even with depreciated value my LTV is still well below 80%. I've been attempting to work this out for 6 months. I've now waited two months since my last contact when they promised to get back to me that week. They are pathological liars. I'm writing to the Minnesota and New Jersey attorney general.

Ever since my loan was bought by Ocwen from Litton Loan, Ocwen has not honored the correct interest rate, as was notified to me from Litton. I am so tired of faxing, talking to India, and getting letters from Ocwen with completely incorrect information in them. Today, was the ultimate! I was notified to pick up a certified letter at the post office from Ocwen. To my utter amazement, the letter was notifying me I was "in default". I have never missed a payment to Ocwen, and have every cancelled check to Ocwen, since they bought my loan. I even went to an Orlando address today on Science Drive, only to be told by someone "guarding" the place that there was no one there that could deal with a customer.
I asked him who the president of Ocwen was, and he gave me the name, Robert Faris. He is in West Palm, Florida. I will call him tomorrow, file a complaint with the Better Business Bureau here in Orlando, and get an attorney to take this company on. I have never in my life (I am 66 years old, and have dealt with many lending institutions) been so upset and treated so poorly. I have great credit, and I am a retired Special Ed teacher, and expect to be treated with respect and dignity. Mr. Faris, you need to call me, before I call you!

Like every one else, we sold our soul to the Devil. My husband died last January; my daughter died on 3/22/10. I take care of Josh (my daughter's son). He's 7 now. I don't want to lose the house. My grandchildren love fishing and 16 years of memories. Wells Fargo sold our loan to Ocwen! 4 times, I tried modification but it was turned down.
But in October, they gave me one but took it back in November. Ocwen said, "Your name is not on the loan." My name is on the deed and the foreclosure papers. Bad luck started when Ocwen took over. Don't hire a lawyer, they will take your money and promise you the world. Save your money(!) for when it's time to move on. My husband's wish was to die at home in his bed. And that wish was granted. He was a U.S. Veteran. May God bless us all, and I hope we can all get to the bottom of this.

I signed up for the equity accelerator program with Ocwen and for the past two years have been apparently reported late on my payments randomly! I have my payments automatically withdrawn from my checking account every other week. I have never missed a payment or been late on a payment. I have tried repeatedly to resolve this with Ocwen. I call their customer service number and get passed from person to person, who barely speaks English, and each of them tells me my account is up to date and there is no problem.
Well, obviously there is a problem because my credit report now shows late reports which are not true! I can't refinance because they have ruined my credit and I can't get away from them! I have tried calling, emailing, faxing and mailing information to Ocwen. They are just awful and I am completely frustrated with them! I've contacted the Attorney General's Office and I'm hoping they will help me. Anyone else have any luck getting away from Ocwen?

PHH spent over a year dragging us through the mud resending modification papers a total of five times. I contacted my VA rep and Congressman and the modification finally was approved but only after PHH charged us thousands in attorney fees for doing the modification and we end up owing more on the house than we originally bought it for. They essentially took us for a sum of 40 grand we paid over the three years prior to the modification plus the Department of Veteran Affairs paid them for approving the modification. So PHH is rolling in our money and every other taxpayer. How is this legal?

Ocwen inserted forged deeds and full reconveyances using Mers with Wells Fargo/Flagstar Bank and Chase, a robo signer Joan ** that took over my mortgage without telling me! I have called and written to the SEC because I investigated that this robo signer is connected to Flagstar Bank -Joan ** and Scott ** from Ocwen. The FTC is investigating. Supposedly, she invested my money (loan) that was supposed to be in the escrow account using EDGAR Online.
Now the SEC has to tell me how much money is there since 2004! Ocwen claims my loan was with them since 2004, and all this time I thought it was Wells Fargo. I also investigated the other forged full reconveyance from Chase. This note is all over the place! They record the note with two bar codes. I will post in Tweeter during the week. We want justice. My house has to be free and clear and monetary damages for the torment this company Ocwen has put us through! Who do they think they are? Let's stick together and we will make a difference and Ocwen will have to back off. God is watching us all.

Why did Ocwen forget to pay the other half of my property tax for 2011? In other words if I would have not brought it to Mr. **, CEO of Ocwen, it would have went unpaid for 2011 and that would of meant that eventually my property would of been put up for sale for property tax. Another example of how Ocwen could care less about their treatment of customers. Just another spoke in the wheel. Mr. ** never answer the reason of why my second half of property tax was not paid for 2011. This happened to me. I have been with PHH Mortgage since March 2006. I was diagnosed with lupus and work hours were shortened which meant less income. I am a single mother. I was approved for a loan modification three times and every time once I get into a year of the new loan modification, I then received documentation that I'm not approved. I never received return phone calls or emails. But when I do call them, they tell me it's going to the escalation department. They send out documents with incorrect dates. My most current situation is that I have now been in this modification since August 2011 but they sent me the exact same agreement dated from 2009.
I just found out Tuesday they are attempting to foreclose on my home that I have been making early mortgage payments on. They said if I give them $33,000+ today everything will be fine. They said they denied me because they never received my final documents. I have the UPS receipt, the notary seal, and verification from the PHH representative in writing and over the phone that it's been in the system. PHH now states that even though they see my information in the system and that they were negligent, they refuse to review my case, so I am still denied and they will foreclose. I voiced that I was going to seek legal representation, the representative snickered and told me I'd just end up losing more money since PHH can afford to fight longer than I can. How can they do this ethically or legally and continue to get away with it?

I have been trying for months to get this mortgage reduction. Owen has requested tons of documents and I have sent those documents promptly, but they are always losing the documents or allowing documents to go out of date.I am current on my mortgage. I just got a letter from them telling me I owe for December. I have my checks to prove they cashed my check in December 2011 and January 2012 so far. Why are they allowed to do this to customers? Please tell me what can I do about this situation.

I called over and over again asking for personal information before telling me what they were calling about and then questioning me on my house payments and trying to get me to make a payment even though I am current and pay my bills each month through my credit union’s bill pay service. 3 different people called and each spoke with an accent I could barely understand; they would not listen to my answers and just kept telling me to send my payment.

My mortgage is in default, due to the payments fr 2/2011 through 10/2012 not being applied. Ocwen states that they received our money, but not credited. Our mortgage amount remains the same, as it was in 2/2011. If our money was applied, the mortgage balance would reflect the payments, by it being reduced. Eight different reps from Ocwen promised to get back with me. On 1/29/2012, Atty. ** called Ocwen on on behalf, and gave out the same results. I sent a letter of complaint to the Research Dept.

I know this is small compared to some of the other complaints here, but I have called, written and gotten nowhere. My purse was stolen. Inside was my mortgage check. I called immediately, asked what to do. They said stop payment on the check and pay online. Done and done. They ** charged me $25.00 because the check ended up getting to them somehow, like they need the extra $25.00 on their 7.5% loan they are getting every month. They have totally ignored all my requests to waive the fee. Lame.

Has anyone talked to their attorney about Ocwen buying $4.2 billion in loans from Litton Loan service, for under $300 million? Goldman Saks, owner of Litton Loan Service was forced to write off millions of dollars in loans, as part of an agreement with the government to sell these loans to Ocwen. This was done in Sept. 2011. My credit report has it, as my loan was written off and is closed, yet they keep sending me monthly bills to pay the balance due. This is all very confusing. I hope this information helps you. You'll have to research this.

Saxon sold our first mortgage to Ocwen in 2010. We had to have the Texas BBB and Arizona Dept of Financial Institutions help us in the battle about our mortgage payments. Since at least 2004, we have been 2 months ahead on all our mortgage payments, even as our mortgage got sold to other companies. Maybe we had an unconscious sense that we would need this security buffer. Anyway, Saxon tried to hide the fact we were 2 months ahead just before we went to Ocwen. Long story short, Saxon had to be forced to fess-up and then Ocwen had to be forced to accept the proof staring them in the face.
Since then, almost every month, we have to battle with the Ocwen reps to prevent our 2-month security buffer from being eradicated. They think they're so slick -- they'll send statements two months in a row with the same due date listed (i.e. : statement in June says next payment due Sept 1st & then statement in July says same due date despite payment being made). We strongly advise to insist on having correct paperwork and statements from them -- don't just go along with incorrect documents; they'll try to use it against you later, saying that your doing so 'proves' you were in agreement with whatever stunt they've pulled on you.
This year, our second mortgage went from Litton to Ocwen as well. We have the same 2-month security buffer payments on the second mortgage also, and of course Ocwen routinely attempts to eradicate those. I thought it was a hassle before, having to fight with Ocwen reps over our payments for the first mortgage once every month -- now it's twice every month because of the second mortgage. Reading about all the things Ocwen has done to other people makes us feel fortunate.
All you folks, once you get back to being stabilized in home ownership again some day, if you can come up with the extra cash (maybe via cash-back option on a refinance, which is how we did it way back in 2004) set yourself up a security buffer. It will make it at least a little bit harder for unscrupulous mortgage companies to come stomp on you and steal from you. We are upside-down on our mortgage, so we can't refinance. We would in a heartbeat just to get away from Ocwen. There is news about a new program being proposed that will let even people upside-down on their mortgages refinance (it was in the news on 1 Feb 12).
Our first thought was, “yay!”. We'll have to try that if the proposal is approved -- now our second thought is maybe we'd better not try it, since we're stuck with Ocwen and they're so likely to use it as an opportunity to take our buffer away, either as a required part of the bargain or via underhandedness. We don't want to end up in a worse position. Does anyone know of a truly ethical, highly regarded mortgage company out there? Especially with operations based in the US?

I was applying for a modification with Litton Loan. They had all the required paperwork that they had requested. By the end of November, 2011, I received a letter from them, saying my loan was sold to Ocwen Loan, and I would get information from them. On January 26th, I received a letter from their lawyer's office, saying I'm in pre-foreclosure. I'm very confused. I was misled.

I feel for everyone caught in the modification scam. I am lucky enough to be able to refinance through another institution and am merely trying to get a payoff statement. This process normally takes a couple hours. I have requested 3 times over 3 days and am still waiting. I have been on hold for nearly two hours and counting waiting for a supervisor. I find this company to be fraudulent and deceptive and my heart goes out to those who are unable to get out of their clutches.

A tax was levied upon my property for being vacant. When Litton stepped in and wanted the tax paid, my attorney told them it was a mistake and he was going to clear it up. They agreed to wait, but they kept sending all these bills and we were speaking to a rep who kept telling us not to worry. The tax was totally removed, then the taxes did go up a small amount. So we kept telling the rep to send us a correct payment.
We did keep paying the original loan amount and never missed any payment. Then they returned 2 months of checks unpaid and said they were foreclosing. This happened after Ocwen took over Litton. I paid them almost $17,000.00 to stop this, and I told them I was being robbed. I need help. This is sick. 30 years with many mortgages. This has never happened. I want to sue these **.

My Letter to PHH Mortgage after working with ERA Mortgage, who farmed out my 30 year fixed loan application to PHH Mortgage:

After long and thoughtful consideration, I have determined that based upon the investigation I have performed concerning my potential future business relationship with PHH Mortgage, I believe that PHH Mortgage is not in my best interest to utilize your lending services.
“Attempts to communicate with your organization, and lack of communication with your horrendous Customer Service, repeated lost/missing documentation, etc., concerning my new application has instilled in my mind that my business, nor myself is not important to your company as you have made clearly evident based upon my limited experience thus far. I had to file Chapter 13. PHH in Florida is out of the trustee payment and I pay directly. Payment has never been late. I have a large amount of escrow that was overpaid in November. I received notice that I would receive a check. After several phone calls to I believe every associate that works at the company, I have been advised that since I filed Chapter 13, even though it does not affect them, I need to speak with their bankruptcy department. But they are not allowed to take phone calls and or return them. I have turned it over to my bankruptcy lawyer to handle. Seriously, I have made all my payments. I feel sorry and my heartbreaks for people trying to modify their mortgages with this company. They stand no chance of talking to a sane person.

I have never dealt with such ignorance in my life. I have been waiting on my escrow refund check since October 2011 and it is now January 2012. A supervisor told me she would call me back by the end of last Friday, I never received a call back. I then tried getting a hold of this supervisor the following Monday. Not only did this supervisor give me a fake extension, but it seems like she is completely avoiding me. I was then told by someone in the tax department that this supervisor is sending my check overnight to me so it would be here by the 26th of January, which is today. I have been on the phone for hours trying to figure out how to get a hold of any supervisor to help. Apparently, every supervisor is not available.
I continue to get the run around. No one is able to help me. They just keep transferring me between the tax department and customer service. I am absolutely irate. Sylvia M. is the worst supervisor I have ever had to deal with in my life. She guaranteed me that my check would be here by today. But she couldn't even tell me that herself because she was too busy to talk to me.
She is never in the office, she continually is unavailable. I have asked multiple to times to speak to someone higher than the supervisor, but no one will let that happen. I keep being told to leave a message, that they will call me back, but I have not once received a single phone call back. Not once since October. Never in my life have I dealt with such ignorance and unprofessionalism. I am truly dumbfounded. Will I ever receive my check?

In June 2011, we began the home modification process with Ocwen Loan Servicing. In August 2011, my mother received the "congratulations" letter that she had been approved and that we needed to make the trial payments. They assured us once the trial payments were made, we would be getting a formal modification agreement mailed and it should be signed and sent back.
We made all of the trial payments on time and never heard anymore from the company, so the calls began. Every time I called, it was a different person and they all had a different story. Some would say they had no knowledge that we had even applied for a modification program and that the account was seriously behind. Others would say we were approved, but that the payments were late. Another would say everything was caught up and that we should see the formal modification letter soon.
After 15 calls and speaking with four different "relationship managers," we were told on January 3, 2012 that the formal letter would be sent right away and that everything was paid up to March 2012. They set up an appointment for relationship manager number 5 to call us back on the 24th to confirm the letter was received and to answer any outstanding questions that we had.
So, on the 24th, still not a letter from Ocwen. And when the 6th person to be named our "relationship manager" called ,he told us the application had been denied and we had to start all over again! I flipped my lid and asked how could that be when we were approved, paid all the trial payments and jumped through all of their hoops. He said it's because the modification letter had never been signed and returned! What? They never sent it to us, so how could we sign it and return it?
He basically said that our agreement had expired and that we had to start all over again, because the info we had initially sent in was outdated. Excuse me? So, he was saying to me that because they could not get their crap together at Ocwen and they did not send the needed letter to us even after 15 requests that it was our fault and we had to start all over again.
My mother is 82 years old, and this process has gotten her down sick in bed. The worst part is I cannot get any help from anyone in this process. I called a non-profit, and they basically said that we started the process with Ocwen and we had to finish it with them. Ocwen is the worst excuse for a company I have ever seen. There is no organization, professionalism, or accountability; and their "customers" (say that word very lightly, because I feel like we are their prisoners) are left out in the cold, literally!

This has been going on for about 4 years now. They have ruined our credit, drained us of all our savings, 401k, and we have no credit, no money and soon no home. We have to file bankruptcy to try and stop them and tried to even work with them on a modification to settle this issue so that maybe we could get to the point of getting another mortgage company that will take over our loan. But you can not work with these crooks. They are out to take people's homes and that's it. We are at the end. We have no more options because we have no more money. They don't apply payments; they apply payments months after they receive them and they keep your account past due so they can get more money. This company has to be stopped.

I too had my mortgage sold from Litton to Ocwen, just one month after my trial modification period had ended. I made the November thru January payments to Ocwen on time,so I haven't had a problem with that--yet. Then, on the 19th of January I get an email from Ocwen stating that a $2008 payment was made on my account. I immediately went to my bank's website to make sure Ocwen hadn't done an unauthorized withdrawal and they hadn't. I then went to Ocwen's website to look at the payment history for my loan, and sure enough there was a payment for $2008 made on January 17th. Furthermore, it said my next payment wasn't due until March 1st, meaning my February payment has been covered. I did not make this $2008 payment and it worries me to death that I don't know were it came from, who paid it, or if this is Ocwen setting me up!
I used to think incompetent accounting and record keeping was exclusive to Litton, but I'm beginning to realize it's an industry-wide problem enabled by lax laws and oversight of an industry that could single-handedly bring the U.S. economy to its knees. My 6-year relationship with Litton was horrible; they flat ** me, to put it bluntly. Because of them I now have a mortgage for nearly $50,000 more than the most recent PVA assessment. Trying to contact them—or rather trying to speak with anyone in a position of authority—was like looking for that needle in a haystack.
It has been my experience that when a company's representative is tough to contact, or there is no actual person's name in the signature line of correspondence, they are usually operating in an unethical, if not downright criminal, manner. What many of you are complaining about with regards to Ocwen are the exact same issues I fought Litton over, and it scares me to know that Ocwen is apparently cut from the same cloth!

Ocwen swindled me out of the first month payment of my supposed final loan modification. Of course they never even created the loan agreement. They tried to say it was because I didn't send the payment. When I proved that I did, they clammed up. I am sure that they are trying to sneakily foreclose on me. I would encourage everyone with a complaint to contact 888 995 HOPE. They 3-way called for me and I was able to speak with an American. I also filed complaints with the BBB, FBI, www.sec.gov, my state attorney's office, congresswoman, division of business and professional regulations, and division of finance.
If Ocwen has stolen your money, file a police report. At least then there will be a paper trail on this ponzi scheme of a company. There is no way that they can be really profitable if they foreclose on people who are willing to pay and maintain the property. Investors buy these foreclosures for very cheap. And if an investor is going to buy my property in a foreclosure, he/she will have to put a lot of money into it. I don't care how fancy their financial papers are, they can't be making real money as a company by foreclosing on people.

This company is a scam. After interviewing with them at a Naca save the dream event, I was awarded a remodification of my current mortgage. That has proven to be a lie and a nightmare. I can only reach someone in India named Sanjay who insists my mortgage is behind and that I owe thousands of dollars. I need help to save a home. The mortgage was paid in full and on time each and every month. My loan was sold to this company by Litton Mortgage and ever since, my credit has bottomed out because of Ocwen's unprofessionalism.
They do not talk to you nor do they post your payments in a timely manner. Now my account is not up to date, and taxes and insurance are due. I want to file a complaint with the Federal Trade Commission and anyone else who is responsible for overseeing the mortgage industry. This company is purposely robbing hard working citizens who are working to keep a roof over their family’s head and maintain a decent standard of living.

Since the beginning of January we have been unable to speak with someone within the United States. According to one Dorji (last name not given) and Javis ** the customer service department is in India. When I asked to speak with someone in the United States, Javis advised OCWEN does not have offices stateside. When I told him the previous customer relations person Sarah S. was located in Springfield, OH he advise the only US office was in West Palm Beach, FL, but a telephone number did not exist. Looking on Whitepages.com I found the number 561-681-8000, which after numerous menu prompts directed me back to 1-800-746-2936 located (where else) in India, right back where I had started.
The issue we are having is due to an incorrect Social Security, OCWEN representatives will not speak to my wife regarding our account number. They will only speak with me. Ms. S. said she was unable to do anything about this and forwarded me to customer relations (Jarvis **). After reading the numerous complaints we are reticent to give any information over the phone to any OCWEN representative because we are uncertain just where it may end up. Our other complaint is after reading previous complainants we are afraid the worst has yet to happen, i.e., misplaced documents, payments and communication, etc.. How can we avoid this?

I have a modification agreement in place for more than a year closer to 2 yrs. I have no problems with Litton loan. I was sold to Ocwen who would not accept my payment when called in October 2011. It was not in transgression nor would Litton loan who inform me to call and pay Ocwen. So November came and did a huge bill. They did not accept my payment until after the 11th of November. They had no account information was the reason. So Dec 2011, I paid $1940.82 but it wasn’t good enough. They packed on fees that I’m not suppose to have from my Modification agreement.
Now Jan 2012, they want another $1,800.00 from fees and escrow. They did not update the last payment of $654.09 on December 2011 out of that. I owe the regular payment of $675.27 for January, but can’t get these people to honor the legal modification papers I have. What can I do to get them to honor it? They are threatening foreclosure since then. They had the loan for three months now. I tried phone calls and letters, not even close to this resolved. My regular payments are increased by $20 per month to offset the negative balance in escrow, but they never honored that either. They want me to modification papers again. This doesn’t make sense. I need help.

Taylor, Bean and Whitaker owned my loan from 2007 until they went bankrupt in 2010. CENLAR took over the loan. That same year, I was laid off from my housing job due to the collapse of the market. I immediately applied for a modification, terrified that we'd lose our home. Within a week of my modification application to CENLAR, they sold my loan to Ocwen on 9/1/10. Need I say it has been a hellish nightmare since?
Immediately, they told me my escrow was in a deficit. They raised my monthly payment by $50. They then made me fill out a new modification packet saying they wouldn't honor the modification packet filed with CENLAR. Three months later, they denied my modification because we weren't delinquent according to Freddie Mac imminent default test. I started temporary work and continued to make my payment. Again, in October, I received info that my escrow had a deficit and they raised my payment another $50. Meanwhile, halfway through 2011, they sent me money back telling me I overpaid my escrow?
I now have a full-time, permanent work and come October, they they raised my fixed rate mortgage payment for another $120 per month based on an escrow assessment. They suggested a modification. I said, "Really? So you can deny me under the Freddie Mac imminent default test?". I demanded that another escrow analysis be sent to me.
I called the HOME hotline and they told me that I qualify for HARP 2, and that I shouldn't pursue a modification with Ocwen because they fool people with the modifications, but Ocwen won't participate in HARP 2. I call other lenders and they won't touch my loan because we're $65,000 underwater. As what have been heard before, they are trying to force me into foreclosure and I think they're trying to do that so that nobody else will touch my loan.

This is just to inform you about my experience with Ocwen. Today, January 13, 2012 I've called Ocwen Customer Service to make a payment on my mortgage. I am in dire financial dilemma to pay my mortgage on the first of the month, which is free on their website and after six days you need to pay $10.00 to Moneygram. They informed me that there is a fee of $19.95 in order to make the payment. I told them that I have only the exact mortgage payment and I do not have that extra money to pay this type of charge.
I asked to speak with the manager to see if the fee of extra charge can be waived. Finally, the representative transferred me and I have been put on hold for 15 minutes until the system asked me to leave a message, which I did and asked to be called as soon as possible. I called them again to make the payment and I have been told the same thing. Finally, I was transferred again to the manager who hangs up the phone on me. Many times I made the sacrifice to pay an extra fee when I pay my mortgage on their website which I don't have.

This company is a total fraud. They put my home in the same jeopardy as everyone else in these complaints. After 3 months paying my new payment approved by HAMP, I received a letter stating that I wasn't approved and that I owed them for the back pay on the original loan amount. I reapplied again, still with no answer to this date. My home has been placed in foreclosure. I have obtained a lawyer to put a hold on the process while still dealing with PHH to save my home.

In 2008, after going through a divorce, I refinanced my home to be in my name only and to try and get a mortgage payment more easily managed on my income. The loan was immediately sold to PHH. Then in 2009, my employer furloughed everyone 24 days per year, so I inquired about the HAMP and was told I didn't qualify. Over the next few months, I inquired several times and was always told the same thing. My credit has always been excellent, I have always paid my bills on time. In early 2010, I paid my mortgage late. I called and the person I spoke with said I think you qualify for the HAMP. I said I had been told over and over I don't. He said "let's take a look and see". He asked questions and at the end said "yes, you definitely qualify"!
I started the process and after weekly calls where I was told they hadn't received documents, which I submitted at least 5 times, I made all four trial payments on time. I finally received the paperwork, after numerous phone calls, resubmissions of documents and months of lapsed time. The paperwork had amounts incorrect and it also had my ex-husband included. A quit claim had been signed and recorded removing my ex before I even took out the original mortgage, which was now being modified. So I began calling daily trying to get someone to understand that the documents were incorrect, no one would ever call back. I was given different stories with each call and for at least 3 months, no one ever said my ex was on the docs because they didn't have a quit claim.
Finally, that was what I was told. I asked why they thought they needed it when he hadn't even been on the original mortgage, but they ignored my question. I had the quit claim faxed 3 times directly from the title company, they continued for another 2 months to say they never received it. I faxed it personally, still they didn't have it. Meanwhile, I had been making timely payments of the modified amount shown on the incorrect paperwork. I finally received a second packet of documents, still with my ex included. In desperation, I finally just crossed out his name, signed and notarized the docs, included a letter explaining the situation and another copy of the quit claim and returned them.
Meanwhile, they had reported me as being over $6000 behind and to the credit bureaus. My credit is completely shot. I returned the docs in June 2011. I got a call in August saying that they had made an error and I had two options, send a check for $2600 or they would redo the docs and add that amount on. I told them after what they had done to my credit, I thought they should be embarrassed to even ask and should write off the $2600. Ultimately, they said they would be sending new docs to sign. It is Jan 2012 and I have received no docs.

I started a modification to reduce my interest payment, and add my taxes and insurance with Litton Loans. I had my modification in place just as Ocwen bought out Litton Loans. I paid the first 3 payments, of which they would not let me do by phone or check. My payments with Litton Loans were automatic. I had to do a bank wire for the first one, and that cost an extra $25.00. The second one they let me do by phone, for an extra $19.00. The third they let me do online, for an extra $10.00. What a racket! The fourth payment I did online, for an extra $10.00, and when I went to do this month's online, I find out my account has been frozen.
I called Ocwen, and after being on hold for some 20 minutes or more, they told me they can't take my payment, because I have no completed loan modification on file, and that it is still with the underwriters. I told them I had a signed one, and was going into my 5th month. They said they could see it, but they couldn't help me right now, and to wait for 3 to 5 days, and it should be completed. I told them I would be late on my payment by then, and it could cancel my modification. I then called the attorney handling my account, only to have them find out just about the same thing.
They told the lawyer that the modification was with Litton Loans, and now we were with them. This is the worst company I have ever dealt with, and I think something should be done about the way things are handled. I now can't make my payments, and run the risk of foreclosure. Where is the goverment when the homeowner needs help?

My loan was sold to Ocwen from Litton Loan Servicing unfortunately I was in the middle of an insurance claim for water damage and my kitchen and both of my bathrooms were torn out that started on September 21, 2011. Their policy is if a claim is over $10,000 that you have to submit a packet of info including a contract with a licensed contractor and then they will send one half of the insurance money. And after the work is 90% finished, request an inspection and they will send the balance of the money.
Bottom line, they will not release the insurance money to me even though I have complied with their rules and completed all of the necessary paperwork. In the meantime, we were in a hotel for 38 days so I paid for the repairs to begin and they still will not release any of the funds. Just like the other people filing a complaint, my calls are always answered in India. No one individual can make a decision and each time they tell me that they requested a draw for a check, some reason comes up to block or deny it. It is now January 3, 2012 and I need help! Thank you.

Ocwen bought my loan from Litton. Litton had worked out a payment plan with me. Ocwen would not accept these terms. They wanted me to complete modification papers, I did and they then played a 2 month game with me about not receiving documents they needed. I sent them in and had proof. They will not work with me in any shape or form. I am trying everything to keep my home. They will not work with me at all. They want me to loose my home. I am not sure what to do.

My loan was transferred to Ocwen in mid-2010. In the beginning of April of 2011, I received a letter stating that my escrow account was in the negative and my monthly payment would increase if I did not send them the amount owed in June 2011. My escrow account had money in it at that time. Immediately, I filed for a loan modification because my payment increased and I could not afford it. It was denied. I applied again at an NACA save home tour where I was able to speak face to face with a representative. I filed all paperwork on the spot with the rep. Well for the next two months, I kept getting the runaround that they were missing documents and so on.
I would resubmit them and receive confirmation that they received them and they still gave me the runaround. Finally, I was denied again. They stated my income to debt ratio was under the 31%. However, I calculated 36%. I called Ocwen several times to see how my income was calculated and I got no answers from them, they could not answer my questions. I called them with a third party HUD counselor to get answered and they informed us that it was calculated incorrectly. Finally, I received a letter of denial again and it stated I was denied for the modification, presently it is December 2011, but I was denied because my payments will go down in June 2012. This is absolutely crazy.
What am I supposed to do in the meantime? Finally, I asked why my escrow was negative to start with because my homeowners insurance did not increase or property taxes did not increase. I come to find out I have an excess surplus in my escrow account that does not show to be applied and now they are projectioning my payment to increase. None of this may sense to me. They do not speak good English and no one has any accurate information.

They foreclosed on a house and then wanted to sell it. I made an offer. They said no. They said the price was too low, so I raised it to what they said. Since I agreed to their price and had already sent in a check that was necessary for the offer, I assumed we had an agreement. Days later, they now said the agreement was void because they wanted to closing date to be three days earlier than what was on the offer.
Then, they started a bidding war and when it was all over, it was back to the original closing date and not their closing date; yet they would not live up to the agreed earlier off that they said was no good because on the closing date that had to be earlier. Yet they didn't do that. Do not trust anything that this group tells you. Get them to put everything in writing before you do anything. Do not trust anything they say. Even better, stay away from these people. Stay away. Yes, stay away. Bad people to deal with.

I owned a rental property that I stopped making payments on 911 days ago back in 2009. This is almost 2012. They still have not foreclosed on the property. I have called numerous times. They tell me they cannot control when a foreclosure happens. It’s almost 3 years later. It has cost my family dearly. We are poor and filed bankruptcy over 2 years ago and were discharged. We cannot afford to upkeep this property which has acquired code enforcement liens and taxes that I am still personally responsible for as the property remains in my name until foreclosure. Contacted attorneys and there is nothing to be done to help me. The banks win again. Ocwen won't foreclose because they know the property has been vacant for 3 years and don't want the headache when they kick other families living in properties out on the streets in no time.

PHH mortgage did not do what they said they would on our loan. We were waiting on paperwork to sign on our loan modification, which was taking an awful long time. What we got was a foreclosure notice! Nothing! We can’t get them to contact us.

Loan was acquired from Litton during a trial HAMP modification. Ocwen sent me final paperwork and made modification permanent sending me a congrats letter and fully executed signed copy of the HAMP modification. I have made all payments timely and when due. After two payments, I have received a notice of default. Letter was dated 12/3/2011 and received 12/21/11, one day after notification of registered mail from post office.

I started the process in July 2011 to get a loan modification the same thing that everyone else listed about this lender applied to me. They gave me the run around for months, send in documents every month to no avail and 6 months later denied my request. They should be fine for taking advantage of persons who are trying to keep their homes.

I am one of many passed Litton Loan customers that have been bought by Ocwen. I've experienced them for two month. My first statement from Ocwen was a lot of fees I don't owe and my contractual agreement that I pay every month. I asked for validation of fees and sent it certified return receipt. They need to validate according to the Fair Debt Consumer Protection Act (FDCPA) which they have not yet. This month for my January 2012 payment on my statement, they have omitted my contractual agreement of what I've paid every month and just left the fees.
I need some help on what to do about them omitting my monthly payment and again billing me for the fees that Ocwen needs to validate. I don't owe those fees on the bill and I'm sure that if I send my payment, Ocwen will just send it back. Can I use Notice of Dishonor if they send back my negotiable instrument which is my check. Evidence of dishonor which is return of an instrument is evidence of dishonor. I would not owe them a thing. Could I use that?
I need help and if there is a class-action suit against Ocwen let me know. I am a senior and live on fixed income. I have not done anything further; I need to get a letter of to Attorney General of Florida, Pat ** and the Nebraska Attorney General John ** In Nebraska, we have no consumer protection lawyers. They just want you to file bankruptcy and no one gets it.
Ocwen is a fraudulent company and needs to be dealt with. How does one due that? It's hard for the layperson to fight and lawyers are so expensive. What do I do?

Ocwen charge me at a 9.35% rate. I have been trying to do a loan modification since July, but they are giving me a hard time. Ever since Ocwen became my mortgage company, I've had a lot of problems, and now they escrow my account. I also have problems with their customer service agents from India. They are not good with English, they don't know American rights, and give wrong information.
After I paid my escrow, including my monthly payment, they sent me a letter (past due contact) saying I did not pay my October payment. I received it today, December 13, 2011. I paid it by phone, using my bank account with a live agent, and she gave me a confirmation number! When I called Ocwen to check for payment, I found out that I have negative $330.00. I spoke with an agent, and he said I did not pay the escrow, and I did not pay the mortgage. He added that I have late charges, and I should not have paid it through the phone. He said my escrow is still $566.65. I told him I paid it, and I do have a confirmation number. he put me on hold, then he said that the agent gave me wrong info. What can I do with these people in India? I really need help. I guess they need to come and take my home? That's it, otherwise I will have another stroke and hard attack.
Regarding my modification, every time they asked for some documents, I fax it to them with my loan number, and my name, and the department it is intended to go to, and the name of the manager who asked for it. They gave me another appointment. Three weeks later, they asked for another document, and I do the same thing, and asked them about the documents I sent last time. They said yes, they do have it, but they need another document. Three weeks later, they asked for the documents I sent them, and they said they have it 6 week ago. What do these people do in there? When I asked for a supervisor, they have the same answer, "let me look for one", but there is no supervisor now, but he will call within 24 hours.
I don't know how these agents in Ocwen work. I need some one from Ocwen in the US to contact me ASAP to help me solve this problem, as this is a legal matter, and someone who can understand English. These people are liars. I hate Ocwen. Because of them, I need to do my monthly payment without any problem, and stay away from me these agents, with or without a loan modification. I just don't understand how they still charge me 9.35% up to now! Please, someone from Ocwen, contact me through email, **, or my address ** Arlington, TX 76016. This company is a nightmare! My loan was with Litton and has been bought out by Ocwen. I had an agreement with Litton and Ocwen is not honoring it, so fine. I tried to work an agreement out with Ocwen since I have nothing in writing. I was told to submit forms for modification. I have done that twice. Everyday, I check the website. At least every other day, it shows my forms were just received. I just received a letter from a lawyer stating my home is going into foreclosure. I called Ocwen again and am told to disregard it because they are working on a modification. They set up an appointment for me to speak with a relationship manager.
I'm happy because I think I will finally speak with someone that knows what is going on. I waited two weeks for my appointment and I am told he is busy and can't keep the appointment. Also, my modification is under review, so it would do no good to talk to him anyway. I ask to speak with a supervisor and I am told there is not one available. Now I have to wait another two weeks for a new appointment and this whole time I know they are proceeding with foreclosure even though they say they aren't.
I cannot believe this is happening. What type of company does not want money? We all need to band together to make this company do what it is supposed to.

My loan was transferred to Ocwen from Litton. My first bill from Ocwen said I owed a late fee. Once in 2007, I paid my mortgage after the 15th but before the first of the next month and included the late fee with the payment. Ocwen said I never paid it and after talking with the foreign person on the phone and the run around I got, I went ahead and paid this fee because this company seems scary, particularly after reading all of the other complaints. I decided to refinance and have everything almost complete, but now both Litton and Ocwen are showing on my credit report. I am so worried that something crazy will go wrong and they will act like I owe double or something. I have one house and one mortgage, so why is both on my report?

I fell behind in my mortgage payment, while trying to attend school. Ocwen was foreclosing on my home so I filed chapter 13. The amount I owed Ocwen according to their records which included all types of fees was roughly $20,000. Half way through the bankruptcy, I was not working and had a major repair bill, but at that time I had paid them about half of the amount. My case got closed by the chapter 13 trustee, but I got it reopened by filing another chapter 13. This time Ocwen claims $26,296.00. What happened to the $10,000 I previously paid them? Even if you substract the 10,000, where did I fall behind $16,000.00? If I was that far behind, they would have certainly petitioned the court to precede with the foreclosure, which was not done. I wrote to the chapter 13 trustee with my concerns and they forwarded my letter to my bankruptcy attorney, but calls to him was never returned. I had since paid this off, but I still feel I got riped off and good by Ocwen.

I was put on a government program with Saxon Mortgage for a loan modification. I was to make a forbearance payment for 3 consecutive months, August, September, and October of '09, every 1st of each month. This was roughly $350.00 less than my normal loan payment at 9.9% interest. I was able to manage this, and breathe at the same time. I called Saxon each month thereafter, and I was told to keep making this forbearance payment in April, 2010. I received a letter from Saxon Mortgage saying, "Congratulations!, your loan modification has been approved", and that I would be receiving the papers in the mail. I was so happy.
Within that same week I got a letter from Saxon Mortgage stating that I was being transferred to Ocwen Loan servicing LLC. I then contacted Ocwen about my Modification. Saxon would no longer have any correspondence with me. After several attempts, I was assured by a man named Sanjay ** In India, that I should just keep paying the forbearance amount each month by the 1st, and that it would just take some time, because they had bought so many loans, and it would take time to process them. I made my payment on September 1, 2010. It was reversed back into my checking account on September 20.
I immediately called Ocwen, only to be talked to very crudely, and transferred several times, and told that they would not honor any previous modifications, and that I had to pay the regular payment immediately, and $300.00 extra per month, to pay back forbearance given. Also, once again, my loan officer does not do loan modifications! Who is my loan officer? Why not? I'm at 9.9% interest rate, and the rates are down to 4% at that time. Ocwen is a poor excuse for a company, just debt collectors . No one can ever give you an answer, without putting you on hold or transferring you, or asking a manager, who will not talk to you at all. Oh yeah, and there is no Sanjay ** anymore, who assured me my loan would be approved.
I contacted a lawyer. I tried to do a short sale to protect my credit. I had to list it for less than 1/2 of what I owe. I got served with foreclosure notice. They offered me a deed in lieu. I had to take it. I have to walk away from my home of 6 years. I have to move out in 6 weeks. My credit is trash now.

Litton sold mortgage to Ocwen. Their customer service department is in India and I cannot understand their representatives. When I asked to speak to someone in the United States that could speak English, I was told that they did not have any offices in the US they could transfer me to.
I had a payout agreement with Litton to pay escrow for taxes and insurance paid by Litton. Ocwen said there is no way they can honor this agreement and is raising my monthly mortgage payment by $1,000 and there is no way I can pay an extra $1,000 per month. I have never made a late mortgage payment and this will ruin my credit. The Ocwen rep told me I need to fill out modification papers. From complaints I have read thus far, that sounds like a nightmare.

We by no choice of our own were sold to Citizen's Mortgage which uses PHh. First experience with them was that of trying to get a mod while my husband, a union electrician, was laid off in Detroit. It took 9 months & a mysterious $1500 slapped on at the actual point they mailed us the closing paper work-all this for a measly 10 month mod. They only lowered our payments for 10 months. Over the 9 months, they lost paper work, failed to return calls, were treated by customer service like 2nd class citizens and given the run around.
Now due to divorce, we were forced to short sale the home, an offer went in July 2011 and as of December 4th we have no answer. We cannot make the payments any longer so they have in turn started the foreclosure process, our sheriff's sale is days away. We then must close in the 6 months or the foreclosure will trump the short sale. They again lost paper work; fail to provide answers when we call and appear to have no earthly idea what they are doing. This is a travesty for people, when will someone anyone wake up and do something!

I think I may have to go to the hospital for chest pains. I have never been so stressed in my life. I am unemployed and was approved for the forbearance plan through Litton. Then the nightmare began. Apparently, Ocwen didn't have anything on record of this approval. Received a letter of default. I have spent so many of my AT&T minutes trying to resolve this mess. Adding insult to injury, right before Litton transferred my loan, Litton didn't pay the right escrow tax payment. Litton was short on my tax payment a little over $300. After contacting Litton, they said I would have to deal with Ocwen since they were no longer servicing my loan. Just checked my account on Ocwen's website to find that a tax payment was paid for $1,357.29 on 11/30 and another payment for $1,357.29 was paid on 12/1. My taxes are a little over $1,200. I am now going to have a glass (bottle) of wine to calm my frazzled nerves.

I have been with Ocwen for a couple of years now and they are the worst to deal with. Customer service does nothing to help you. They only make you do more work. They *** up my online account so I could not make a payment and told me I had to mail it and to follow up to see if the account was fixed. That was after disconnecting 2 times and keeping me on hold for 30 minutes. Now, they bought my Litton loan as well and I am dreading dealing with them. I wish I could leave them. I swear they do this to get you to pay fees and make your loan look bad. I have heard nothing good of this company

Five years ago, 2 mortgage payments and not hearing from PHH after 3 months of calls and being on hold over an hour, my husband was forced to file for bankruptcy. He was told to make up $500 plus the payment. First, I will say we were separated when he first bought the house in 2004 and I was not on the original loan with PHH. After the bankruptcy and the failure of getting a hold of them, the attorney's office told us the apply the DBL payment of $1000 to the next month's $500 ($1500). This set us down a road of nightmares we've never recovered from. We've twice now battled loan re-modification since, and what's all shook down our bankruptcy.
I never got credit for that $500, only to say we had extra principal and it was 8 months of no contact from them. Remember I wasn't on the original loan (the wife), I can get off it! They some how incorporated me into the re-modification papers and tried producing me the papers for a house I never bought. So I can actually buy a house for my kids! The other matter is they have twice now probably made up pay our whole income tax and bonus 2 years in a row which is about $8,000 to make up our payments and ignoring us for re-modification.

Saxon sold my loan to Ocwen. I have never had an escrow account as I have always paid my own taxes and insurance. Begin inning in April of 2011, Ocwen stated that they had paid these and my escrow account was negative. I have sent my receipts. My agent has sent receipt every month since. On October 15, 2011, I finally reached a supervisor and emailed and faxed my receipts. He assured me that they would get the double payment back, the escrow removed and everything would be fine.
I get a letter today, 12/1/11, stating that now they have paid another set of taxes that I owe Ocwen for and that I must pay close to $7,000 in back escrow. My taxing authority of Bexar County says nothing was delinquent and that my taxes are now current through 2013 because Owen has pre-paid. This should have never happened and all he while Ocwen is charging me late fees for this escrow that should have never been set up without my authorization or approval. They are now trying to foreclose because with late fees on this escrow for tax pre-payment they say I owe near 10,000. This is insanity.

We have been trying for three months to pay Ocwen on our 2nd mortgage. I tried to pay online but they would not accept it. I have spent over 15-20 hours on hold over a week now. Their machine says there is one customer ahead of me and wait time is one second. Ocwen bought our loan from Litton. It's about time for a class action suit.

My loan was sold to Ocwen from Saxon. It is a real experience working with Ocwen. The customer service is awful. I am trying to prevent foreclosure. I was told by two different rep. to make one mortgage payment in the amount of $679.08. After making payment online Western Union, called back to give MTCN# then was told by another rep. I was $6.92 short. Said the payment was $686. I had to pay $$9 to make a moneygram payment for the $7. Called several times to make sure both payments posted then to find out they sent the larger payment back.
Was told it was not enough. I asked the rep what happened to the $7 payment. Rudely said, "Oh, we have it. Said you have to make the total payment again of $686." Each time you speak to a rep., it seems as if they put no notes on the account. Each time you get different answers. An issue I had earlier I asked to speak with a supervisor. Would not allow you to speak with a supervisor.

I called Ocwen on 11-8-2011 because my Loan was transferred or sold to them by Litton Loan Servicing company. On 11-08-11, I finally got thru the prompts to speak to someone. I asked for paperwork for The Making Homes Affordable Program be sent to me and for them to send me a copy of the original documents on producing the note. All I got was some copies of something, doesn't say what it is or the who it is for. It's like they intentionally didn't want to send the paperwork that I have requested.
Also, I called Ocwen back today and after going through so many different prompts, I finally spoke with someone again, and if I didn't mention it before, it is very hard to understand what these people are saying on the other line. They don't speak very good English. I asked if they were in West Palm Beach and the man told me no- he was in India. I am so tired of trying to protect my home and dealing with companies that out-source their work to another Country when this Country has people out of work looking for jobs who speak better English but Ocwen is not helping me in anyway, in the requests that I had asked for. I got so upset that I hung up on the guy.

I have been a customer of Ocwen for just about six years. I am co-owner of a home, lived in the home for three years with my fiance, and moved to California when we broke up. During the first three years, we had some financial hardships and were forced into a loan modification. We made extra-large payments for a year to make up what was behind, and they reported us as being 90 days late the whole year. We finally got off the loan modification and were pretty stable until we broke up and I moved to California.
The first six months I was there, I sent back half of the mortgage without any issues. My ex had told me that he had roommates in the house and no longer needed my money to help make the house payments. Three months later, the mortgage is in default again. I agree, my fault for not following up on my ex. However, to avoid foreclosure, we attempted a short sale of the home. It would take one year and two different real estate agents to finally push Ocwen to set a foreclosure date. It was a mess of "We didn't get your paperwork" or "We never received that email registered and signed for document."
Ocwen told our real estate agents that we needed to agree not to do a loan modification in order for them to expedite a short sale. So we called them and they told us that they are working with the real estate agent, and that the short sale price was too low. "Wait, do I need to fill out more paperwork about a loan modification or not?" No, they told me. They were already working with my real estate agents.
Fast forward to a year--they have issued foreclosure warnings and a date. So my ex decides to file for bankruptcy and squat in the house for another three to six months. Fast forward to three to six months, I have now moved back to my hometown due to a major family crisis, but am not living at the property. They come at us with the foreclosure warnings, and we sit back and let them do what they want. My ex moves out. Fast forward to July, the foreclosure date--dismissed without prejudice!
They are reporting me as "Paying as agreed" to all three credit agencies, even though I have not made a payment in three years. Apparently, Ocwen is paying the property taxes. I really don't want this property anymore, and can't even imagine trying to work another short sale since Ocwen has done so little for me in the communications department. I'm truly at a loss of even what to do. Now, the city is listing the house as abandoned since we both moved out because we were told they were foreclosing. But the city can't take it because Ocwen made sure to pay the taxes. What is going on?
I am lost and confused. Am I the only one who is lost in the paperwork? Bonus: My credit score has increased by almost 100 points due to Ocwen's misinformation to the credit agencies.
