I had my mortgage sold to Ocwen this year. I have been chasing them for 2 months trying to get my homeowners insurance paid. I have been lied to and given the run-around for the last 6 weeks. I see my escow account was reduced for my insurance payment on 10/24/2014 (was due 9/26/2014) and my insurance is still not paid! My advice to anyone stuck with these idiots is call the ombudsman at 800-390-4656 and demand they close your escrow account and send you your money. Register a complaint with your state banking commission and re-finance to get away from these unethical crooks.

My mortgage account was GMAC and was bought out by Ocwen. Last year they sent me an escrow analysis stating I was short around $700. The year before was around $250. This year they said I was short $244.77, which I sent in with the escrow coupon. A couple of weeks later I received a payment notification and it was the incorrect amount because I had sent in my shortage. I called them and found out that my last four digits did not match what they have on file. I explained that I am indeed the owner and was able to verify other information on the account. They proceeded to tell me the $244.77 was applied to my principal and not escrow.

This was rectified and another escrow analysis was done. When I received the analysis, it said I was short another $522. My homeowner's insurance has not gone up in the last two years and I find it hard to believe my town taxes has gone up $1400. I've talked to other homeowners in my town and they've never had a shortage as high as mine. I'm very dissatisfied with this company. Basically Ocwen has increase my monthly payment by $70. That is quite a spike.

Furthermore I had to fax a copy of my SS card so they can make the changes on my account. Why did they not have the correct information when they acquired the account from GMAC? I was reluctant to send them a copy. I had to jump through hoops to get approved for the house! And who is getting credit for my payments? I would NOT recommend anyone this company.

OCWEN has made many mistakes in servicing my mortgage loan in the few months (10) since they acquired my loan from Synovus Mortgage. I write this review in hopes of helping anyone else that may have the same problems with OCWEN. My wife and I bought our new house October 18, 2013, and got our mortgage through Synovus Mortgage. This was our second house purchase with this lender, and they are great. Synovus also established an escrow account to pay our property taxes, insurance, and PMI. In December 2013, we received a letter explaining that our loan was being sold to OCWEN.

We continued to make the monthly payments in full, and on time, to OCWEN. Then, in March, I got a call from the county saying that my property taxes had not been paid and were now past due. So I called OCWEN to find out why it had not been paid from my escrow account. They said that it must have been a mistake on their part, and would pay the taxes, plus pay any late fees incurred.

Well OCWEN did finally pay the tax bill (in June), and paid the late fee of 15% of the bill. However, they paid the bill and late fee using funds from my escrow, then reimbursed the late fee. On top of that, in the months of April and May, they double-dipped my escrow account, and paid my PMI payments twice for each month, for a total of four PMI payments in two months (approximately $400). They did not send PMI payments for the months of June and July, as they had paid them the two months prior.

So, when they did a new escrow analysis in June, my escrow account appeared that it was going to be short when it came time to pay the property taxes come December/January. This was probably because my account, when they did the new analysis, was missing the funds that would have been there had they not sent two PMI payments prematurely. I suspect that they may have intentionally sent the two payments early, and paid the taxes (plus late fee) out of my account, then immediately did an escrow analysis while my account had been depleted.

In August, we received a letter saying that our monthly payments were increasing due to a shortage on our escrow account. The payments had gone up $105 per month. I was furious, but knew that I would have to pay this amount until we got everything squared away. I did not want to give them any opportunities to say I was delinquent in anyway.

I called many times requesting them explain to me why my payments were increasing, and each representative would try to explain to me that my escrow was going to have a shortage in the upcoming year. Well the change in insurance premiums and taxes were not going to change too much from 2013 to 2014 in my area, so I wouldn't accept what they were telling me. It was after much research (within my OCWEN customer account online) and many phone calls that I was able to piece all of this together, that they had double-dipped my account in April and May, that they paid my taxes late, and that they had paid the late fees with funds from my escrow (which they reimbursed the same day).

I believe it is illegal for them to pay the late fees from my account in any way, if it was their fault, I don't care if they do reimburse me. It's not a piggy bank for them to borrow out of, no matter how temporary. It is very suspicious to me that the PMI was paid twice, in each of the months of April and May, the taxes were finally paid in June, and then a new escrow analysis was performed in June. It was almost like they set everything up so that when they were going to do a new escrow analysis, my account would show that it is very short.

Anyway, after I figured all of this information out, I phoned again, and finally got them straightened out. They agreed to do a new escrow analysis in September, after my account had balanced back to normal. The new escrow analysis showed that I would not have a shortage, and after paying the higher payments for three months, they sent a refund of approximately $200 and our payments went back to within $5 of the original monthly payment amount. Everything seems to be back in order at this time.

I may be too much of a conspiracy theorist, but I can see a shady company trying these tactics, in hopes that the new higher payments would cause financial hardship for a struggling homeowner, and may render the homeowner unable to make the payments. Which then would allow OCWEN to come and foreclose on the property! I hope my story may help others dealing with OCWEN in the future.

As per the usual, I too have had innumerable problems when OneWest sold my loan. Some tips I have learned:

Pay in money orders, send with signature required & photocopy everything in the payment - including receipts - with a copy for your records & an additional for them. I know, pain in the butt, I've had Ocwen overdraft my bank account trying to double dip my mortgage payment. For some reason, they divert some accounts to overseas consumer help & other accounts to their U.S. representatives - ask for them to transfer your accounts to their U.S. representatives (demand, rather) & eventually they will.

Send them a Qualified Written Request detailing EVERYTHING they have about your loan. This will expose them if they are doing anything sneaky or bad with your loan. (QWR's can be found online. Send certified mail. They have 20 business days to respond) Send them a QWR annually (or more if needed). Ocwen is only a servicer of your loan - they don't own your house - usually it's Fannie Mae who loaned you the money, go one up & call Fannie Mae about your experience with Ocwen, let them know how dissatisfied you are.

Fannie Mae was bailed out of financial downfall from all of us taxpayers - remind them of this & how Ocwen treats us & how far from integrity Ocwen is & lastly, some good news - Ocwen was caught backdating loan mod letters. Please, if this was you - contact your states attorney general asap. Keep complaining! We as a group can do more than any single person alone. We all know how Ocwen lies, cheats & steals, we CAN keep them under scrutiny if we simply apply our volume of dissatisfied people to the states we each live in. Have hope. Totally difficult when talking to India about a lost payment or erroneous late fee - you are NOT alone, we all dislike Ocwen.

Re-registered today and still haven't received necessary information to complete registration. Emailed their web service and haven't heard from them. Today a customer service person said they take up to 15 days to respond. This is insanity. How can a company that is so inept continue to be in business?

Our mortgage is with Ocwen. Our complaint is they still have not paid/sent the payment to our homeowners insurance company. I contacted Ocwen insurance department on October 8, 2014 to advise them that I will be changing my current homeowners insurance company to a new company on October 27, 2014 and to make sure not to send a payment to the old insurance company.

On October 8, 2014 I called Ocwen's insurance department and gave them all the new insurance company's information and where to send the new payment that will be due on October 27, 2014 (I also faxed them the information as well). On October 8, 2014 my NEW homeowners insurance company called, faxed and mailed Ocwen's insurance department all the payment information that they requested.

I have called every week, twice a week for the last 4 weeks and get the same response (Your insurance company should receive the payment within 3-5 business days). I call back after 5 business days, 10 business then 20 business days and my insurance company has still has not received the payment from Ocwen that was due October 27, 2014. I called Ocwen today Monday 11/10/14, 33 days later from when I made the request for my homeowners insurance to be updated and the payment STILL has NOT been sent to the new homeowners insurance company.

I have had several different mortgage companies over the last 25 years and NEVER had to deal with such incompetence, rudeness and poor customer service. All the money is in my escrow account at Ocwen; I really do not understand WHY they just can't do their jobs and send my homeowner’s insurance company the payment and quite giving me the run around.

I was serviced by GMAC before my loan was sold to Ocwen. At first, I didn't have any issues because it was transparent, the website was the same, the contact numbers the same. After several months, the nightmare set in. I have NEVER had to call GMAC, NEVER, thing just ran smooth. When they switched my loan to the new website I was unable to make a payment online for two months. Each time the process took over 30 minutes JUST to make a payment with a representative. The supervisor said they were "working" on the site and should be fixed in a few days. Second, I attempted to sign up for bi monthly payments, only not to have the option on the site, like GMAC had.

I was transferred several times and end-up speaking to some third party that tried to sell me the idea of making payments to them and they would pay my bill for me. Oh and get this: for a low fee of $500 on-time charge and small monthly fees. The most stupid thing ever and I was insulted I had to spend 1 hr 30 mins on the phone to find out this is NOW how I could make bi monthly payments. Why would I add a third party and pay someone to only complicate my situation further with an already stupid company Ocwen. Then I spent another 40 mins trying to get to a supervisor that told me how to get back to the old site and schedule the bimonthly payments with no fee or third party because I was grandfathered into the GMAC policies which it was free for their customers. I was happy to hear this, but still another example of their customer service team not understanding their own system or rules.

Now as for escrow, my loan was brought over as is "escrow", just so happened that I changed my insurance company two days before...What a nightmare, they switched us from escrow to pay on our own, the insurance company sent me threats that they would cancel. Finally after 6 hours of calls over the course of 2 weeks, my account shows they sent the payment, unfortunately the insurance still does not have it. The representatives I speak to, I can’t understand because of heavy accents, no follow-thru and resolutions on first call. I have NO confidence with this company whatsoever.

Now my insurance has wrote me a $9,000 check for repairs for our roof. Unfortunately, I have to send to Ocwen to endorse before I can start the repair work. I can foresee them losing the check and me having to ask the insurance for another, but I could be wrong. Unfortunately, all I have seen from the company is really bad service and I have no trust for them. As many hours as I spent with them on the phone, I should be compensated. If there is EVER a class act lawsuit for them, I will be #1 with signing the papers. I hate this company and I don’t use the word hate often. I would never let my employees I manage or company look so horrible, Ocwen has inspired me to do a better job with my own customers in my job because I never want to look badly in the public eye.

How about Erin Brockovich or some other amazing lawyer to get the job done before it's too late and tons of hard working people lose their homes? This is horrible. I can't believe they can continue to stay in business. This company is horrible, it's fraud, and justice need to be served. I like some of the others can afford a lawyer but that shouldn't stop us from giving them what they deserve. God help us. Or whatever you believe in...HELP US!! I don't know where to start other than I wish we would have never ever heard the word Ocwen, for the last few years that they have had our loan it's been a living nightmare. They do not report on our credit report correctly, we have sent them every documentation we have to prove they are wrong, because they are HOLDING on to our payments stating they are not the correct amount. They charge ridiculous fees to even make a payment and keep raising our monthly payment without our knowledge. This year alone they raised it $300.00. All they will say is our escrow went up, strange because we see those bills and NOTHING has changed in 7 years, because they are reporting us incorrectly. No bank out there will look at us even though all our payments are perfect.

Currently we are hoping to be refinanced with our credit union who is actually smart enough to see the pattern that Ocwen has created on our credit report. I'm sick of the 5-6 phone calls everyday, and all the letters they send, it's harassment, at one point we tried to apply for a modification, after submitting all the paperwork we were told we make too much money and didn't qualify, funny when with all the fees, interest and other crap they charge we can barely make ends meet, ready to say screw it and let them have our home that we worked so hard for. This company is a complete utter joke and I sure feel bad for everyone that I read about with similar issues. We all need to get together and give them one heck of a lawsuit, see how they like it for a change!!!!!

Received a cancellation notice my insurance was canceled 9/22. Then thru my insurance carrier trying to help, requested a copy of the check, was told it was ordered and would fax over - never happened. Called again and was told they would send a check to my insurance. Four days later I called and was told the check was rejected, name did not match. They has a company named DeSoto as our insurance. They are in Florida and only write insurance for Florida and never heard of us. We are in California. I never want to call India again, can't understand them and nobody follows up, can't talk to the same person twice. I had to pay my insurance to reinstate my insurance and now are trying to get reimbursed. I contacted my agent who set up the loan and I am now talking to an English speaking person located in Iowa! I have to mail the check 10 days before the 1st (per OCWEN) in order for it to be posted on the 1st! This is crazy. You have no way of controlling this situation unless you refi and make sure to tell the lender under NO CIRCUMSTANCE can they sell your loan to OCWEN! I have never missed a payment or been late a single day in my loan with them and when my home was destroyed by Hurricane Irene, the people at IndyMac were very understanding and helpful. A year later my home was again destroyed by Hurricane Sandy. Shortly thereafter IndyMac sold my loan to OCWEN and dealing with OCWEN concerning flood insurance coverage and the release of escrowed funds has been an absolute NIGHTMARE!!! The phone representative are cordial but they're in a foreign country and many times read from script all prefaced with "I'm sorry for your inconvenience" but absolutely nothing gets accomplished. It took over 20 phone calls and hours on the phone to convince the OCWEN representative that I could not provide flood insurance on a demolished home!

Instead, they order "lender placed insurance" on my now empty lot pending construction and charged my account $2,250.00! When I asked for funds held in escrow to be released to pay my contractors for the re-construction, it took weeks to receive a check made out to me and some contractor I never even heard of as joint payees. Another phone call and I got "I'm sorry for your inconvenience" again. It would take another 7-10 business days to re-issue a check. In the meanwhile, does anyone out there think that the contractors believed this story when they didn't get paid for their work? I then called Ocwen and the customer service representative assured me that in fact they had been paid and he would send me the documentation to support this. After several days, I called Ocwen again and was told that an outside company that paid the school tax never paid it and that they were expediting their investigation of this. No one ever sent us any documentation or called us regarding this matter, which I find to be serious.

If I hang up and call back, another rep (also obviously in India or another country) will gladly accept the payment but keep me on the phone forever. I applied for modification and finally they sent me a predatory deal wherein I would still owe them 135,000 at the end of the loan when I am only 2 payments (3,200) behind, and my payment would go up. My loan used to be with Countrywide. I was so happy to finally own a home. I made sure I was never late. Then I heard they had problems and my loan got passed on to Bank of America. I was always able to make my payments online with no problems. Then 5 years later it got passed to Ocwen... Their website would not know who I was each month. I would have to re-enter a new user name and a new password whenever a payment was due. Finally I started calling them, but could not understand them when I finally got someone to answer. I contacted them to inquire about a loan refinance due to my current rate is 6.125 and I was told that it was not possible. I must foreclose and do a short sale. I have made repeated calls and then finally reached someone that speaks English and is located in Florida. I was told that because of the depreciation of real estate, the value of my house has gone down and I owe more than it is worth... and can only do a modification.

Now I have just qualified for a loan modification after sending all of my paperwork, and I am on a trial period. I was told to skip 1 payment and start my trial payment on Nov 1, 2014... But now, I received a phone call from my insurance company telling me my insurance policy has been cancelled due to Ocwen not paying it, even though my documents from Ocwen all show my payments coming out of my escrow... I am not getting anywhere with trying to get this fixed and reading all of the other endless complaints, it seems like I am the next nightmare victim. What can be done? I’m scared to even send them anymore of my money. Someone there is clearly directing money somewhere else. They should be put out of business.

Last February I mailed a payment in and it was returned. No explanation. From that point I did not hear from anyone until now. They are wanting to foreclose on my home. My loan was sold to Ocwen by GMAC and both have been total nightmares. When you call all you speak with is someone from India and can't understand them. They know zip about your loan and probably just reading off a computer screen. I received a statement of which those have been rare stating that my loan has went up $10,000 more. They took over my taxes and insurance when my loan was transferred to them. During the transfer they claim they would pay the insurance. They did not. I could not get insurance in Florida because it lapsed. So they placed insurance for over $2000 per year when my previous insurance was $730 per year. After about a couple months I used the gov ins company Citizens Property Ins that gave me limited insurance for 1400. Then after 6 months I found my own insurance, but at 1100... 3 months Bankers Insurance added and sent me a policy that I never approved or wanted.

So I had my policy, Citizens was never canceled after telling the agent to cancel, and now Ocwen paid Bankers 1300 for a new policy. Why would I want 3 home insurance policies on one house? Now they send a letter claiming I can call and cancel and send the refund to them for the escrow. Seriously? They actually increased my mortgage after adding two extra insurance I did not need. They keep adding hazard insurance and I already have insurance. They need to stop using people in India who have no clue what life here is like and and are playing with our lives. They do not have credit in India, but they are quick to say they can mess up my credit. They do not understand the importance of documentation and don't care when we have deadlines to get things done.

My mortgage went up for no reason. They denied my modification saying "the investors do not want to modify because you are a good investment". How does barely able to pay my mortgage and stressing out because of the constant increase good for anyone but them? And denied me HAMP although I qualified. They kept asking for the same things over and over pretending I did not send them the paperwork. I think they are deliberately frustrating customers into giving up so this company can sell it and start over with new customers. They make money selling the house and make money when others buy the same house. It is a big scam. They keep selling and buying the same house and ruining lives in the meantime. I wouldn't be surprised if they own the insurance company they use for hazard insurance, just like they owned the company they used to sell the foreclosed homes they deliberately caused by constantly increasing fees. They should lose their license.

Was assigned a relationship rep and was told we can do a hardship on the loan and try to do a modification. During this whole process it took almost 5 months going back and forth. During this time they started the foreclosure and no letter was sent to us letting us know they were starting the foreclosure.

We found out when we were outside and someone asked if they can take a picture of the house. When that person was questioned we were told they were hired by Ocwen because the house was in foreclose. We called Ocwen right away and they told us the house was not in foreclosure and that we don't have to worry. All lies. We had to get our account current in order for them to stop the foreclosure so we did. Then we find out that we can't get a modification because they do not do that anymore. What a nightmare.

We are trying to refinance with someone else just to get away from Ocwen and was told that they made a note on our credit about the foreclosure process was started. Called Ocwen to ask them to send something to the credit bureau expressing that foreclosure was stopped and no longer in foreclosure. They told us they can't do that. Now we are thinking of getting a lawyer to get this straightened out so we can refinance. There was a lot more issues that we had dealing with them but I don't have all day. The next call we find ourselves talking to a call center in India. We had a hard time understanding them, on the phone for hours trying to get the money released. The contractor had started cleanup and repairs. Ocwen refused to release any money at all. We jump thru loops and sent all kinds of paper work to them and still no money even though we paid the insurance company, not Ocwen loans.

It's a shame a mortgage company hires a company in India to handle affairs here when they have no knowledge about what goes on. They have a paper with outlines to go by. My family have been out of the house for over a month and no end in sight. All I want is the home repaired and back living in it. I just don't know what to do. Every time I call they want something else, things I can't do until the house is complete and inspected, that I can't do until they release some money. I don't understand what they were thinking when they passed law. They should have put in the law that it had to be held in the u.s. not in another country. During this time (4/2013) loan had been turned over to OCWEN...That is when everything became very unclear. My statements would come in showing the Principal Balance of $208,800 and a Deferred Prin Bal. (inc in PR) of 75,800. Their own words!! The original balloon per bk was $74,929.00. No problem until I received a letter from my insurance company stating I had defaulted on my payment due in Mar.

I called OCWEN since they had the escrow account and it was affirmed they called my insurance company and took care of everything. Then, on May 20, 2013 I received a letter from OCWEN.. Final notice re. failure to pay insurance and they would provide insurance at $1,976...vs my rate of $431. That is when I started questioning their practice and as of June 2013, they stopped reporting to the credit reporting agencies...changed my statement to read Principal Balance: $281,650....regular principal $205,900 and deferred balance 75,800... And, no way to talk to anyone other than transfer to BK department and no straight answer.. I don't even know if I am the holder of my own mortgage....and their letter clearly states they are a "debt servicing agency"...and this is "an attempt to collect a debt." We were told that the checks would have to go to OCWEN first before we could have a contractor start the work needed because of the program we were on. However we were told the money would have to sit in an escrow acct then would be sent back in small amounts to begin work. No contractor can start the work with the small amount they want to send us. So our contractor called them and personally discussed them sending more money so he had enough to purchase supplies and pay his workers and Ocwen was fine with that. No paperwork or forms were needed.

Now it's been since Sept 8th they received our insurance, nothing in our home has been repaired and they won't send out our insurance money. They are saying they can't release the money until we fill out a packet of forms and this will take weeks. Every time my husband calls he speaks to Indians who give him a run around of **. He asks to speak to a supervisor and no one calls him back. He finally flipped on them and is reporting them to the Attorney General. We have two kids and we are living with walls ripped out and mold around us and they keep postponing sending our insurance check to get started. Not to mention winter is coming and we have no walls which means our Gas bill will go through the roof. I have been working with Ocwen on a short sale. I started this process in March. After having the home on the market for 2 days we received in offer. That offer fell through in July because the Ocwen would not approve the purchase price of $75,000 offer but instead they would do it for $80,000. (I'm sure by now they have lost more than $5,000 in processing and expenses). That buyer walked after the bank not budging. Within a few days, I had another offer for the $80,000. We are finally going to close on this in November. However, I was just informed that the HAFA program was switched to a regular short sale without my knowledge. In my opinion, to avoid the $3000 relocation incentive.

I called to find out why this is not on my Discount Payoff Agreement and I was notified by Ocwen directly that they had to deny that program because they didn't received the required documentation in sufficient time. This was not correct because the representative on today's call confirmed that they did receive it in sufficient time. They just didn't review it in enough time. Again to avoid paying the relocation incentive. But they are really sorry and they can restart the whole process again and they cannot guarantee that it would be finalized by my sale date of November 3. I was told back in March that I should have no problem receiving this incentive and now that we are have scheduled the closing - they are not sticking to their agreement. Shame on them!

Three different Relationship Managers with Ocwen continually lied and misrepresented themselves which put me in a horrible situation with my loans. I have a first and second on my house. I inquired about a HAMP modification June 2013. I received all the necessary paperwork for the modification and asked several times if approved would the modification include both loans. I was told they would work on the first note and once approved they could roll the second note into the first. I was approved on the first and everything looked great. Guess what? I was assigned another relationship manager for the second note and had to go through the whole process again. This took three months and was told not to make payments during this process. I was approved for the modification and asked to make my first trial payment, which I did immediately. A month later I received a call telling me I could not receive a modification because this was a second note. I asked to speak to a supervisor. I got one call from him and never heard from him again.

I was then assigned another relationship manager and she said I could work out a settlement with them and get out from under the note. I asked what kind of settlement and she gave me a range which sounded great. I made the offer and was turned down. All this time I was told not to make any payments on this note but to save up the money and I can make another payment in three months. I did what she said and in three months I had another relationship manager assigned to my account and she had a completely different story to tell about a settlement offer, one which could not possible make. All this time I was trying to make my regular payment online and it would not be accepted. I would receive the message to contact your relationship manager.

Over a year has passed and now they are telling me my options are only to repay all the past due payments, (which they told me not to make) with all the penalties and interest in order to reinstate this second note. Bottom line. I have been lied to by three different relationship managers throughout this horrible experience. My credit has been damaged and I seen no way out. They are not threatening with foreclosure. By the way, everyone you talk to from this company does not speak English very well and I have to have them repeat everything several times. I have even asked to be assigned a relationship manager that is American so I can understand them. My complaint is against Ocwen but I cannot believe GMAC, original note holder, would do business with a company like this.

First, we did not know that our mortgage service changed from AHMS to OCWEN. We called HARP and had a conference call to ask for a modification and the rep who we could barely understand said that we were mailed a great modification and did not accept it and the date has expired for us to have the signed package back. I advised the representative that we never received it and what was the offer. He said "I can't tell you however it was a good one," so I asked for a copy to be sent. He said he could not resend. I asked him, "why would you all not certify or express mail something so important."

My lawyer tried to get a copy which took two months for them to send. They made sure it said copy only for your viewing. I was so upset the offer was $580.00 month. My attorney tried to get them to reinstate our mortgage however they denied. We lost the house and they were trying to do an illegal eviction. I think they are a dishonest company who hires people who don't know their jobs. My daughter actually was the first to see our home being auctioned online while on facebook. The next day my oldest daughter was in her room to see a man walking around the house. He said he was buying the home for investment. I don't think OCWEN wants to help with modification. I really believe they have something to do with these investors.

We were sold off to PHH Mortgage after the place we were with for 5 yrs went out. After about 6 months of being with them, my wife got sick and construction work slowed. We applied for their hardship program. We filled out the package they sent us, returned it to them. Their case worker filed it, approved it on trial for six months. Made the 500 dollars payment which covered the interest and taxes. We went to make the six months payment and they said we couldn't make it, we didn't qualify because I was a seasonal employee, because we didn't work 40 hours a week in the winter in a roofer but it doesn't matter if you work 60 to 80 hours a week the rest of the year.

So we ask. I got a job doing state home health care for a lady full time on top of my other full time job. Refiled and was told that I made too much so in between was ask to make the full payment and could not. About three weeks later they sent us a letter saying we owed a little more than 9000 because we didn't qualify. Our original payment was 950 and was paying 500. How could that be? Called to talk to case worker who was gone on vacation, so talked to the person who was handling it while she was gone. Was told it was for lawyer and processing fee. Can't tell me there's almost 7000 in fees.

About three weeks later, they sent another letter for more than 12000. I called irate to talk to the original person but since I talked to the other person, he was the new case handler. I told them I would keep my money and they could have the house. Property value were lower than what I was paying for. Two weeks before Christmas we got a call asking if we were still in the house telling us they have foreclose papers to serve. So went to court, couldn't afford a lawyer. After about a year of going to court, we were sitting in the hallway when PHH's lawyer came over to talk to us. Told us to reapply and step by step how to do it. Said they were screwing us. Did what he said and again were denied. Their lawyer was dumbfounded even spent 50$ to send everything certified and didn't work. He then told us to hire a lawyer but couldn't afford it. The judge continued it as long as he could.

We lost the house in September 2012. They sold the house for 23500. I bought the house to flip and make money, it was a condemned and I rehabbed it put 60000 out of my pocket in the house bought on a land contact from the owner and spent 6 months fighting with county to get permits to start rehab for 23000. They kicked a family of 5 to the streets instead of working with us. If property values wouldn't have taken such a hard hit in our little town, would have sold the house instead of moving in the original plan but other house in neighborhood foreclosured and sold for nothing which hurt the whole neighborhood.

Then after you lose your home, it's hard to find people to rent to you because your credit takes a hit and the people renting the homes worry about getting paid themselves. We had to give them an extra month rent to move in still paying 950 a month for rent have no problem making the payment. Now the economy is a little better so now I pay someone else's mortgage. Deeply hurt that they wouldn't work with us and sold it to some rich guy from Chicago to have a vacation home. At least he's cool and loves my work in the house.

I only moved 2 blocks so I see it everyday. The only good thing is the judge didn't hold us responsible for the difference for what was owed and what it sold for but I would have liked to sell my first house I bought when I was 20 and spent every free minute I had to fix up. I feel they screwed me. I still have every piece of paper they sent me. In case there is ever a class action lawsuit against them I'd be first in line. I can still prove everything. Too bad Amcore went out of business. Never had a problem with them.

To begin with, our loan was through GMAC which sold to Ocwen, we continued to make payments but somehow a payment was lost in the transfer, never to be found again. It's been 5 months and two modification applications later, Ocwen has lost paperwork, then said they didn't receive it and all through someone located in India that speaks with broken English. We have received calls from Ocwen everyday since February 2014 saying we are one payment behind. How could this happen when we have automatic withdrawals each and every month? Never been late.

They have reported us to credit bureau and our credit score was dropped because of these idiots. Tomorrow my husband has a phone meeting to speak with a representative about loan modification. Paperwork was submitted for three months. OMG why did GMAC sell us out to Ocwen? This company sucks. We can't refinance as Ocwen has ruined our credit rating. Please someone, tell us a website or phone number to call so that we can report this company or get some sort of satisfaction. I beg of you.

I have been dealing with Ocwen for about 3 years. I filed for a loan modification when it was still GMAC and was approved for that back in 2010. So in July this year my payment went up $250. I filed for a modification. According to MHA I totally qualify for a modification since my payment is more than 36% of my income. I send all the paperwork and they denied me 4 times now, saying that I make plenty of money according to their calculations. That I have no money for food and gas and other things we need on a daily basis, didn't matter to them. Also my other bills I have every month, did not concern them. Bills like Gas, Electric, etc.

Every time I call I get the run around. I can barely understand these People and some of them are straight rude. I am a month behind on my mortgage now because I can't afford the higher payment. According to them I am still current and make "plenty" of money to pay my mortgage. I also received a letter that my home owner's insurance was expired. So I called my insurance, they said they have send the documents. I had this insurance for 3 years now so it would have been an easy renewal.

According to Ocwen my street address is missing the "west" on the insurance form and therefore it's the wrong address. Again I had this insurance for 3 years, why is the address wrong now? I was transferred to 3 different people at Ocwen who barely speak English, telling me that my address is wrong and they are not able to renew my insurance, that I already had on my account for the past 3 years. REALLY???? Anyway I am so frustrated with these people and wanted to see if anyone is with me on starting a lawsuit or something against them?????

Keep Your Home California is prepared to catch me up on my mortgage payments and continue to pay my mortgage for up to a year to assist me through this difficult time. OCWEN will not work with them. OCWEN'S solution is that they reduce my mortgage payment by a whopping $180.00 and I pay them for 3 months straight without missing and then they will permanently reduce my mortgage by $180.00.

Taking it down from $2023 to $1843.24. I have already borrowed money from friends to pay OCWEN, putting me further in debt and I don't even know how to deal with this! In addition, I let OCWEN know that I will be able to pay my mortgage easily in a couple of months as I will be eligible to draw my Social Security payments in late November. To make matters worse, I received my mortgage statement yesterday indicating that I owe OCWEN $10,432.10 along with the late fees that are adding up. I don't understand why OCWEN won't let Keep Your Home California help me!

They instead opted to say we were 2 months plus fees behind in our mortgage, and take a little over 2900.00 dollars. My wife and I have never received a letter from Ocwen showing us behind, nor have they told us how the $2900.00 would be applied - very strange. We have contacted them for an explanation without success. I have also not received my current statement for the month.

It all started 2 years back when my wife fell sick, she had to be hospitalized and the medical bills ran high. Since that was my priority, I had to stop making payments on my mortgage. Soon after I stopped making payments, I was bombarded with collection calls and each time I had to explain them the situation that I was in and to be honest, they did not care. They advised me to apply for a loan modification.

I ordered a modification request form which they took about a month to mail me. After I faxed them the package, they took 2 months to only tell me that there were missing documents. I could not believe how horrible their customer service was. After I finish sending them missing documents, they again take about 3 weeks to come back and tell me that there were some more documents that were required to be sent in. I send the documents again and I do not hear back from them for over a month, and then I try calling them to get the update on the same, and during this time, my wife was still in the hospital and her medical condition was not at all improving.

When I spoke to the customer service, to my surprise they told me that my modification request was denied and a denial letter was already mailed about a week back, which I never received. She also told me that my property was to be foreclosed soon. This was a devastating news for me. I did not know what to do, where to go. I sat crying and felt helpless.

One of my friends who also had Ocwen loan told me about this website ** who deal with Ocwen loans only. I emailed them and they got in touch with me and I explained them everything. The guy named Arnold was so professional and polite, he told me not to worry and he helped me with the modification, and I was surprised to see my modification being completed in just 2 weeks without any problems. They did not charge me any fee until this was approved. This was crazy!!! I am back on track with my loan as the modification terms were great and it helped me a lot to continue making payments on my loan.

Hello fellow Ocwen customers. I have read several complaints on this forum regarding Ocwen mortgage company because I myself have a serious complaint about Ocwen. I received a modification package from Ocwen last May of 2014. The package was approved and I spoke with a Ocwen relationship manager that confirmed to me that Ocwen have received all of my modification documents that I have fax to them. The relationship manager told me that everything was final and approved and or updated, come to find out 2 months later, Ocwen did not update my mortgage account and they did not apply the modification as agreed to. Keep in mind this was last may, my next mortgage payment was due on July 1, 2014 as stated on the modification, skipping the month of June, so that I was to begin modification payments on July 1, 2014.

When I was about to make my August 1st payment by phone, that was when I found out that I was due for 2 payments which was incorrect. My account should have been current and payments reduced according to the modification agreement. Now this has not only affected my credit but more so it has put me in a risk of foreclosure if the matter is not resolved sooner rather than later, in which Ocwen have been delaying to bring the account updated.

Sadly, it appears there are still homeowners to this day suffering from their mortgage being sold to these predators. All I can tell you is there is only one way out. A real estate lawyer. You must document all transactions Letters, bank statements (proof of payments)... everything. The phone calls mean ZILCH! DO NOT WASTE YOUR TIME ON THE PHONE WITH INDIA. IT IS POINTLESS IN THE EYES OF THE LAW.

Once you get your lawyer to write a letter to clear up whatever problem Ocwen has created for your mortgage, it should be copied to the BBB and your state government representative office as well. Start looking to REPLACE the mortgage asap. Find a local bank or credit union to refinance your mortgage, with the guarantee that IT WILL NOT BE SOLD. It will cost money, it will be worth it to get away from these vultures whose ultimate goal it is to take your house. Clear up the latest scheme they have running with you and GET OUT! I have been with OCWEN for almost a year since they took over 'servicing' my account. Just the other day I received a "Notice of Cancellation" from my homeowners insurance - OCWEN was supposed to pay it for me (as has been done by my mortgage holder for the past 11 years), and they did not pay it. Luckily I called my insurance company and was able to make a same-day payment to them, so my policy was not canceled. Then I called OCWEN... got the runaround... NO LIVE PEOPLE, automated.. When I finally DID get a live person - it was in INDIA and I could barely understand 'Rashid'... She said she could not help me or give me any information on my loan. She kept repeating the same scripted words which didn't help me at all.

Finally, she said she would transfer me to the "Insurance" department, maybe they can help? So she put me on hold, and HUNG UP on me. I called back two more times and same thing - both were foreigners with very heavy accents and could not tell me anything about where my money went. I explained as best as I could, the escrow is used to pay the insurance, my insurance company mailed you the bill as always... but they didn't seem to understand or be able to access my account AT ALL... Again they kept transferring me to the "insurance line", where I'd promptly get hung up on. Now, I am out $1,600 - there is NO recourse, because you cannot reach a LIVE PERSON, because they didn't use my escrow to pay my insurance and I had to pay it out of pocket. I've posted warnings everywhere about them and sadly have learned, this is how they do 'business' - they are nothing but a fraudulent company. Steer clear!

Where to start? First the harassing phone calls originating from overseas with non or broken English speaking reps calling all hours and several times a day wanting you to verify who you are when they called you, wanting to sell you additional insurance for your home that you don't need. My husband is a Coal Miner which means he works shift work and his shift changes every week. They call and wake him up with these stupid phone calls and he tells them not to call back, that we are not interested and that they have woken him up. Couple hours later another phone call when he starts yelling at them telling them that they have woken him up again, that he has a dangerous job and he has told them not to call. Their response is "these calls are recorded." My husband says, "Good, I'll get you for harassment." They hang up... and still another phone call.

Then we would not receive the statements from Ocwen until 2 days before payment was due... then phone calls would start about payments being late. After fussing about statements not being sent in a timely manner the statements started coming on time. Still getting unwanted calls about insurance. Then Ocwen took it upon themselves to put our homeowners insurance on our Escrow account without our knowledge let alone our consent. We have always paid our own taxes and homeowners insurance. The only thing we had on the Escrow was the flood insurance. Now because of their mishap payment goes up. After calling and finally finding out that you can request to speak to someone state side (one problem solved) we have to have the insurance fax this and that we have to write a statement that we want it removed from escrow and have it notarized so basically jump through hoops.

We're told this would take care of the problem, WRONG. Start getting phone calls that we have a late payment... Come to find out they held a payment for 2-3 months and didn't apply it to anything. It just sat there, shows up on statement as unapplied funds but we get phone calls 1-2 times a day about our payment being late so we go through the same speech about how they messed up our account and our payment is not late then get put on hold and then get told how they see in the footnotes where it's in review or such and such is looking into it... Long story short our payment goes up $19.00 because they screwed with our escrow. Having enough, we look into refinancing. We find out Ocwen reported a late payment to the credit bureau because of the unapplied payment which dropped my husband's credit score.

Needless to say the company that helped us refinance spent many hours getting this corrected and many hours of run around with Ocwen. Sept 10 funds to be wired for full amount of loan to be wired to Ocwen, nightmare over! I think not. Sept 12 phone call from Ocwen, "Your payment is late." "No I informed the rep on the phone that we had refinanced and that funds were wired on the 10th." "Can you hold?" I tell her, "Sure I'll hold." She comes back and says, "I see some kind of update being posted so if you fax proof of ins. # you may be refunded a portion of lender placed hazardous ins." WHAT?!!!!!! "NO we have our own ins. We have always had our own ins." My God, the nightmare will never end.

So I call my insurance company, they fax yet another copy of our ins. to them. My next phone call is to the ins. # on Ocwen statement. They tell me they have no proof of our ins. Lie. It was faxed to them 2 times, third time that day. They also called us on the weekend and got the policy #, agent name, number and address. So when I call them back on Monday they better be telling me they are refunding the whole amount.

We called them on Sept. 10 2014 our house payment was scheduled to be taken out of our checking account on Sept. 15. We found ourselves without enough funds to pay the full house payment for Sept. 2014. My husband explained to Ocwen's representative that he is a commission sales person and that he has not be able to work due to several health issues that required hospitalizations and long recuperative times where he was unable to drive or be on his feet. As of August we have used up all our reserves and because of a short month the premiums collected were not sufficient for us to pay our total house payment. Ocwen's representative said they couldn't accept a partial payment. After the representative heard about my husband's health issues over the last year they suggested that we apply to them for a loan modification.

They said they would send us the necessary material in the mail. WE asked if they could fax the material to us. The rep. said they could do that as well as mail it to us. That we could expect the faxed material within 48 hours. This was on Wed. 9/10. As of this date 9/13 we have received no material from Ocwen via fax or in the mail. Our fax machine is on a dedicated phone line and the paper tray is full. Them not following through with faxing the loan mod. papers to us as promised brought back memories of our attempts starting at about the same time in 2008 when we'd run out of contingency funds, my husband's health had impacted his ability to generate income and his biggest client, a school district was having personnel and financial problems. And weren't paying their bill every month even though the money was being deducted from their employees monthly paycheck.

With our first call to what was then Litton Loan Servicing later to be call Ocwen, we got the similar promise to send the paperwork for consideration of a loan mod. The paperwork NEVER arrived when promised and when it finally came we usually had 1 week or less to fill it all out. Then after we stopped everything to get the paperwork completed and sent back to Litton/Ocwen, they would hold onto the material until it wasn't according to them current enough to consider for a loan mod. We went through this dance until they served us with foreclosure papers. I believe that was the beginning of 2010. During the period between 2008 to the time they sent the foreclosure papers we spent about $5000 on legal fees to scam artists that promised to advocate with Litton/Ocwen for our mod. but they turned out to be as I said previously scams.

Then when we couldn't resolve the problem to stop the foreclosure we filed chapt. 13 bankruptcy which caused us to ruin our credit with my husband's credit union. Which with a signature loan we were able for the previous 20 years to bridge the financially thin times with the credit we would build up on the signature loan or a car loan. Due to being forced into bankruptcy because Litton/Ocwen wouldn't help us, we have lost that resource possibly forever. Fortunately, in 2012 I found an attorney in Vancouver, WA which isn't far from our home that had experience helping people acquire loan mods. By then Litton had turned into Ocwen. Ocwen attempted to do to our attorney what they had done to us, but he understood the law and what was required of Ocwen and finally he got us the current loan we are paying on. WE have decided that we will contact him again as well as Ocwen Monday 9/15 to try to circumvent the same cycle we have gone through since 2008. WE are still in bankruptcy until August 2016.

I started by called PHH and asking if they refinance existing loans. They indicated that they did. The first person I spoke with was very helpful (to get me in the door). I explained that I wanted to go from a 30 year loan to a 15 year loan and that I wanted to roll in all the closing costs so that I didn't have to pay anything at closing. He said this was fine. I locked in a 3.79% rate. He then transferred me to another person who was handling the "underwriting" - I was approved. I was told that I was closing twice but could never get anyone to return my calls. Two months have passed and of course I'm continuing to make mortgage payments. He then calls and tells me that my loan amount has gone down (because I'm making regular payments) and I no longer qualify for the 3.79 rate and now it's going to be 3.80. I was forwarded 4 good faith estimates at different times during this process and all of them were different. Mind you I returned everyone with 12 hours of receiving it.

Well my 3rd closing date is tomorrow Thursday the 11th and things still are not completed. The title resource group who is handling the closing called me and advised that I needed to bring over $1000 to closing! I said no way. The supervisor I spoke to last night about the persons incompetence that I was working with promised he would call me back and still has not. They were supposed to find out if they could roll the amount into the loan like they were supposed to. Hmm... Why doesn't it surprise me that no one has called. I can't bring that much to closing because I simply don't have it. If I back out it cost me $500! He was also supposed to find out if that could be waived so I could back out. I'm so upset that they treat people like this. If I'm out $500 I'll contact an attorney and put my story everywhere I can. This is simply unacceptable service. I don't know what I will do now with no phone call and the closing being tomorrow.

I was under the assumption that Ocwen Loan Servicing would do their job and pay my property taxes and homeowners insurance in the amount owed and in a timely manner. Silly me. Ocwen "claims" that my agent gave them the amount to pay when in fact, an Ocwen employee ignored a cancellation notice and referred back two months for payment information, which was not pertinent for the upcoming year. In doing so, my premium payment was not made for the 2014-2015 year and my policy with a triple A rated insurance company was cancelled. I was forced to find coverage with a single A rated company as my previous company would not reinstate.

I received a letter this week from Ocwen insurance Servicing. It was filled with untruths and basically was a CYA letter. Unacceptable! After multiple phone calls, messages, being lied to, being ignored, hung up on, and being treated as though I was a bother, I came here in hopes of someone in the position of authority at Ocwen call me so that we can get this matter resolved. I have dates, times and names - which I will discuss with an Ocwen executive. If I do not hear from an Ocwen representative in a timely manner, I will be forced to take the steps necessary to protect my interests. I left a message with one this morning and one another ago. Let me please start by saying after googling this company and seen all of their shady practices, let me tell you my story. Originally I had a loan modification under a HAMP program through a company called AHMSI. Apparently they had sold to Ocwen. Here's my issue. The problem is they have sent me a notice on July 26, 2014 that my insurance had expired in February 11 of 2014. I immediately called them and explained that this cannot be correct because I pay escrow in a certain amount each month to cover insurance and taxes. I was then diverted to the insurance department where they proceeded to tell me that it was my responsibility to obtain new insurance and quickly send them the declaration page before a third notice is received and then they will place forced lender placed insurance on my account.

On 9/5/2014 I receive a second notice and once again I am told by the insurance department that I am responsible even though I have my escrow account statement that shows that they paid my insurance on February 2014 and list a new policy number. I have repeatedly contacted this company's insurance department, escrow department and numerous contacts with the customer service department. As of today 9/9/2014 I can still not get an answer as to why my insurance was not paid as according to the escrow account and why they didn't send me a notice that the insurance expired in February of 2014 and who was responsible to obtain this insurance or why it took them almost five and a half months to send me a notice of such, i.e., notice sent on July 26, 2014, and again on 9/5/2014.

And then upon further review of my escrow analysis that I received from the company on October 27 of 2013, on February of 2013 they took 3067 and 27 cents for new loan setup balances when I was already in a HAMP loan with homeward financial servicing who was from what I understand acquired by Ocwen and that the terms of my HAMP loan would be honored by them. Is this legal? If anybody could let me know I sure would appreciate it. Also they lost my loan for 5 months supposedly in the beginning when it was transferred to them and then told me if I did not make all 5 payments right away I would go into foreclosure. Somebody help me. This company is killing me and all I get out of them is the runaround. Thanks in advance for any suggestions.

We are honest hardworking people who tried to sell our home for 3 years. During the more than 40 years of homeownership we have always paid all payments on time. We have always maintained an excellent credit rating. At the recommendation of our third realtor we contacted Ocwen in March 2014 to begin the short sale process as we were retiring and could no longer continue making payments on the property. We submitted the required paperwork which was denied because we had no buyer. Knowing we would no longer be able to make mortgage payments after April we sent in paperwork for a deed in lieu. This was also denied 5/28/14 because our loan was current.

In the meantime our realtor dropped the price of our home to less than we paid for it 12 years ago. We contacted our Ocwen representative and asked to start short sale proceedings again as we now had a contract on the home. Our rep at Ocwen asked us to email a letter to her attention so the short sale process could be started again, which we did along with additional paperwork per our reps request. Ocwen has delayed things, requested duplicate paperwork... We had to extend the sale of the property twice and have now been told Ocwen would be posting the house on hubzu.com for auction. This has not been done. We've received paperwork from an attorney for us to sign for a deed in lieu (referred to by Ocwen) and the 2nd extension is about to expire. Our credit is ruined because of the delays. We are now 4 mos past due on our mortgage and all Ocwen reps tell us is our request is under review. Every Ocwen rep we've spoken to gives us a different story. Our house has been empty since May 2014 and all we want is for this nightmare to be over and to never hear the Ocwen name again.

I have filed bankruptcy and somehow they have ended up with the loans for several of my rentals, they are not the original mortgage holders. I continue to get mail from them almost daily either wanting to modify the mortgage or wanting to "protect" the property by securing it. These properties have been sold for back taxes because the mortgagee did not pay the real estate taxes after or before foreclosure and I have told them this repeatedly. Their reply is that there is still money owed on the property, they need to collect. I hope they don't go in on the current resident/owner and harass them. I don't think they realize I know they don't have a claim on the property and could not deed it to me if I did pay it off. They are only a collection agency.

I also did the low interest loan in 2011 by a reputable company, who sold it to PHH Mortgage. Since then, every few months I try to set up my online account. Each time it requires 3-5 phones for success. Then I go online and can NEVER find nor see payment history nor any account information. I even logged in with them on the phone with me and click the "Loan History" button and NOTHING CAME UP. They said, "Well, it must be that we just reset your password. Check back tomorrow." I thought, "I'm logged in, I can see my account number, why can't I see my account billing and history?" I tried to log in the two days later and my password had been reset by them requiring me to start the process all over again.

I'll tell you, I get real nervous when they send a non-informative statement only every 3 months and they don't let you see you account otherwise. Something real fishy with their business antics and ethics. If you do business with these guys (as all of us here are compelled to), I'd recommend you use the online Bill Pay from your bank so you always have records of your payments. At the beginning of the loan I immediately paid $5000 toward the initial principle. I've NEVER been able to verify that payment. HORRIBLE ONLINE SYSTEM, HORRIBLE CUSTOMER SUPPORT... which is only a reflection of those that run and manage the company. I wish I knew an inexpensive way to keep my interest rates and transfer my own loan to a reputable company.

I did discover that eventually you need to go to www.mortgagequestions.com to see your account, but even customer service on the phone does NOT know that. Even the login will say incorrect, and It will have errors, but as you "page back" out of the errors, the account information will eventually surface (some of it).

Ocwen purchased our mortgage during the sub-prime bailout. At first, they were professional and mailed documents to be completed to get the payments back on track.

I had massive surgery in 2010 and requested a loan modification. Ocwen make contact by phone and we completed the application package, signed and returned it to Ocwen. The payments, according to the new financial arrangements were around $850.00. We made the payments monthly for about nine or ten months when Ocwen called and stated that the mortgage was not valid because they did not have the sheet of paper containing signatures of my husband and me. However, it would appear that they had accepted the package, accepted the mortgage payments and this constituted a contract. I'm a paralegal and an accountant so I keep copies of documents. I told them that I had a copy of the document with the signatures and would send it to them, but they refused and insisted that the mortgage was null and void.

Once again, we received a loan package from Ocwen which we filled out, included the necessary documents requested as well as the signature page. Ocwen strongly suggested that we would be eligible for the HAMP loan. This was about three months ago. The mortgage amount would prospectively be increased to around $1,200+ per month.

They stated that there were no guarantees that we would qualify for the HAMP loan, but felt that we stood a good chance. Last week they called and said that we would not qualify for the loan because we do not live in our house. I was incredulous to say the least. I offered to send copies of tax bills, bank statements, utility bills, pay stubs, all of which show that we do in fact live in our home. Ocwen refused and stated that they would only accept a letter from the county clerk's office stating that we live in our home.

Ocwen's representative then suggested that I look to acquire other lending and gave me a list of mortgage lenders to call. This house is not "underwater" i.e. the value is more than what is owed against it. Last, but not least, Ocwen will call randomly several times a week just to tell me that they are the mortgage brokers on our home refinance.

I smell a rat and possibly non-compliance with the rules of mortgage lending - not to mention a bullying attitude. In addition, none of the random calls are generated in the United States.

Like others, Ocwen has taken over my mortgage loan. Since then they have never even sent me my monthly mortgage bill and I was told by the lady overseas "we are changing our system and you will get it soon". That was two years ago and now or for the last 11 months, they have been trying to force their insurance on me stating that I have not had insurance since 2012. I have ignored the certified letters as I am not going to waste my time and fuel on these people.

When I changed insurance companies, I informed my new insurance co. of my mortgage company and asked if they would please send Ocwen the declaration page to comply. Since then my insurance co. has sent five fax with the proper requested info. but for some reason Ocwen claims nothing has been sent. Finally today, I was able to get Ocwen on the phone with myself and my insurance company. The entire time that we were on the phone, the Ocwen rep kept saying that if she is placed on hold then she will need to hang up and then it will be my responsibility to fax the info. and to top it off she called me a liar.

Enough is enough and that comes to show us all who we are really dealing with. They want to charge us for things we have and as it seems they really do not want the info because now they cannot charge me some ungodly rate for insurance that I have had now for some 17 years. I am disabled now and the last thing I feel like doing is messing with some foreign lady who is rude and accusing me of something and calling me a liar.

I see now where all of our jobs have gone but one thing I do not understand is why this company is still allowed to do business. I know that if I would have ever treated my customers in my store this way then I would have not closed due to health but lack of customers. The sad thing here is I am stuck due to the fact that when I closed up shop, I had to bankrupt so I think we should just pray that another company picks up our loans and maybe we will be in better hands (trying to stay positive). May God Bless All.

Everyone's Complaints & Reviews telling what I will say: It is difficult if not impossible to "get out" of a predatory servicer like Ocwen. Very easy for them to hold funds in "suspense" and "create default". They are messing with people's lives and IT IS FRAUD. I am sure they KNOW that it is impossible to refinance once your credit is messed up. Plus, THEY DON'T CARE IF YOU ARE UNEMPLOYED OR NEED YOUR CREDIT TO HAVE OR KEEP A JOB. They just want to foreclose, that's where the money is. And if they can't foreclose, they will take your escrow money and play poker with it. Ante up.

If I could fire OCWEN, I would in a heartbeat. It's incredibly unfair to be thoroughly unsatisfied with a company that you need and have no options to receive better service - you're just stuck. Our interest rate is fantastic and to refinance (which I'm unhappy enough to consider) would cost us at least $4,000 in fees. Is there any help for us?? For a few months everything went fine, then after an Ocwen website "update" my bank routing number was not accepted by Ocwen but this was not known to me. My payment was not recorded. Upon discovery, I phoned Ocwen. The routing number was entered correctly but there was a problem on Ocwen's part. Ocwen insisted that I get a money order or cashiers check to make my payment in May of this year. June and July's payment were accepted online and I thought the issue was solved as both payments appear on my bank statement. However, as I try to make August's payment, Ocwen is again insisting that I send a money-order or cashiers check. Their customer service department is not helpful!

My homeowners insurance was paid late causing a cancellation. And today, I received a letter in response to my above two complaints and included was a letter to another customer (including his account number!). I also see today that their year end accounting had to be restated due to errors in mortgage dispersions. Shouldn't the FDIC get involved?

I have sent the documents several times, they never receive them. I request their address to go myself to drop off the documents, of course they haven't receive my request either. The worst is customer service by phone, they have a lot of problems for understanding. They repeat and repeat the only person who can make changes is my dead husband. In fact, this company was the subject of a lawsuit that was settled in December 2013 for their practices with regard to mortgages. I want to encourage everyone who has had an issue with this company to go to the Consumer Financial Protection Bureau and submit a complaint. This organization monitors issues with consumer financing and helps pass legislation to protect the consumer. On their website, you can also download and read the settlement agreement from December and see what the company has been ordered to do. I found it to be very interesting and informative.

I have a loan serviced by Ocwen who took it from my previous lender, GMAC. GMAC granted me a modification in 2007. I paid Ocwen my payment of $1898.90 on time every month according to every statement that I received until I received a call in May of 2014. I almost choked while having breakfast when they called to inform me that I was over $20,000.00 behind in my mortgage payments. They told me I had to send them a new payment amount of $2012.11. I received a note telling me that they had not received the payments of $2012.11 since August of 2013. If my payment was fixed for 30 years including principal and interest. Why were they changing it? No answer. I have had dozens of conversations and they call me daily just to tell me they will look into it while making demands for money they already have. They have all my payments in a suspense account. They were billing me for $1898.90 and that is what they received. Also they have not applied any of my payments to principal.

In May they sent me a bill stating that I was behind by $22,342.00 and sent me a notice of default. I have explained the situation to them but they don't understand and have not applied any payments to my account since August of 2013. My most recent payment that I made for August 11, 2012, which they told me was the new payment was returned to me. They say they are trying to help me with a modification but also want to work out a payment plan for all my back payments which I have already made. I have all documentation and have explained the situation to them 4 times but to no resolve. They have reported me being behind 10 months to the credit bureaus and have destroyed my credit. They now say my payments are higher. On Ocwen's website it stated up until about 30 days ago that my loan is fixed for 360 months from 2007 at 2.12% until they changed it in May to 3.12% fixed. I don't know what they are doing.

I hated Ocwen from the beginning. They pull more tricks to get fees than any company on Earth. If you try to pay by phone, credit card, anything out of the usual there was a fee. They tried to force their insurance on me many times when they thought I was going to be late, but I was not late. They did place their insurance on me once until I fixed it and showed them proof. They try to place the insurance when you get a late warning from the insurance company, NOT WHEN YOU ARE ACTUALLY LATE. I got the feeling [which turned out to be correct] that they were treating this forced insurance as a profit center. I think that they were also mad because I always paid on time and they couldn't make late fees on me. I got fed up about 3 years ago and switched to Quicken Loans. I HATE OCWEN MORE THAN ANY COMPANY THAT I HAVE EVER DEALT WITH, EVEN MORE THAN COMCAST! Please let me know if I can join the class action if there is one. One home, two loans and they refuse to combine or modified the second loan. After a little over 2 years, Ocwen increased my first loan that they modified by $541. First response was: "The Insurance increased." I checked - that was incorrect. The second response: "The taxes went up", I was told. I checked and there was no recent or current increase. The third response I received was "Well, it's your escrow did not have enough." As of today, I'm not sure what or why the increase occurred. In addition, I faxed them my name change in 2010, 2011, 2013 and 2014 and they accept all my checks on my maiden name but have an issue if I have to file a claim of any kind and won't correct a court order to change the name. Ocwen found one "reason" after the other to stall until we lost two qualified buyers. Our qualifications for short sale and the buyers' qualification were not disputed. The offer amount for the most recent offer was exactly what they said they wanted. But, they kept asking for the same information and forms over and over. The buyer in good faith extended their offer multiple times. Eventually, it became obvious to the buyer, the real estate agent and our national short sale expert adviser that Ocwen was not dealing in good faith. The buyer refused to extend again, the real estate agent bowed out and the adviser, who has concluded many short sales nationally agreed that it was obvious that Ocwen was never intended to close a deal. They callously wasted everyone's time. There is nothing more frustrating than trying to negotiate with someone who it turns out was never negotiating in good faith.

This is the most inept mortgage company I have ever dealt with! They bought our loan from GMAC and it has been nothing but a headache since. I have to call them every month to get them to fix their own mistakes, one thing after another. We pay our mortgage payment every other week to pay down interest quicker, or so we thought. About 6 months ago, we started receiving letters every month stating that we had made a partial payment and they were holding our money in a suspense account until they received the whole payment.

Another issue we have had was in May when our homeowners insurance came up for renewal and we received a letter from Ocwen stating that our homeowners had been cancelled due to non-payment and that they were putting their own insurance on our home. And again I had to call and inform them that it was they who are the ones who pay my homeowners and that they did not the payment. After all of that we decided to refi to get away from them and they held up our refi by several weeks by making excuse after excuse why we couldn't get our payoff letter.

We thought that we had finally escaped this incompetent company but no... for one last kicker they decided to pull our mortgage payment out after our refi with the new company. Of course I called yet again and they tell me that my money will be back in my account in 5-7 days. Today is day 7 and no money. So I called again (see a common theme here) and after being transferred several times I am told that my money won't be returned for 17 days which they say is customary. 17 days for them to return money that was never theirs to begin with!

Our home mortgage was sold to OCWEN maybe two years ago and we are very dissatisfied with their service. We have reserves collected for insurance and taxes and in the end of March, we received a letter from our insurance company that they would be canceling our insurance within 7 days because they had not received our payment (What?!). Our payment was due back in early February. When I called OCWEN, they had apparently just paid it the previous day and there was no reason for the late payment given and no apology. This is unacceptable. Second, I pay everything online - we do not write checks for anything.

As of June, I have been unable to access our online accounts. I keep getting redirected to use a different site and when I enter everything in, it takes me in circles saying I already have an account. I know how to use online services - I'm not dumb and I am computer savvy. Since I did not anticipate not being able to access my account online, I now only have the option to pay by phone for which I am charged a fee.

I've called, I've wrote emails to their online support (because they will not transfer me to someone who can actually talk to me about fixing my online access - you can only email them), I've left voice messages and I am getting no help and no response - just more fees for not being able to access my online account. Our mortgage payment has also increased three times in the last two years for "escrow shortage" - which I understand happens but we think we are being overcharged. It doesn't add up and the person I spoke to regarding our payment didn't know how to explain it either.

Seriously, can anyone help us get better service with this company we are stuck with??

So I called them, and I was told that all those payments had been returned to the payment center that I had made them thru. Oh where do I begin. Mortgage was with GMAC and sold to Ocwen. Due to numerous issues with the loans and sub-prime mortgages, we signed off on a high rate APR but our payments were to our liking. Lesson learned #1. APR is the correct guideline to follow. After losing my job, I went into business for myself. I had a few good years and then a little recession hit. We held all together and made ends meet for a few months and then I contacted Ocwen to modify the loan, expressly to lower the interest rate. We submitted our paperwork in full three times. Every contact with them was met with, "Your modification is in review". Then, 90 days is up, and resubmit again. Same result every time. Hours of holding, hours of refiling evading emailing, and months of hoping and tada! Our mod was approved! They just needed us to make our next three payments on time, to the penny, and by standard mail only. They said they could not disclose the modification results until the " trial" period was over.

Well 120 days later the result is a higher monthly payment at the same APR??? Here's the answer. Loan had to be modified to include escrow, escrow was double what it should have been. They adjusted the rear of the loan to "credit" us $10k off final amount. After hours of discussion (taken lightly), I tried to make them understand that I could not survive month to month and went through this to provide for my family. You see, we pay our taxes and insurance annually when our tax return comes. Oh well!! No help.

Now, 9 months later, I call and get a recording saying my next payment due is $200 less? Called 6 times more in last 24 hours to finally get a person. Unfortunately, my loan serving officer _John_ is not available and won't be in till later. They won't give me his 7-digit extension number????? Put they did send me to his VM. Left a message and called right back. Girl looks up my info and says the payment is lower due to escrow assessment? But, she can't discuss any details, only the loan service officer can!!!! My statements are inconsistent, there has been an outstanding balance since the "modification", which I am told is not an issue?????? If you get stuck with Ocwen, I am sorry.

In January 2014, I paid online, which payment was credited back to my account because all of a sudden it was the wrong address. Had no notification from Ocwen. I called Ocwen for the correct address and input it to my billpay service and resent the payment. Then my bank for some reason sent it through a second time. I called Ocwen immediately. I get paid once a month and had no money to get through the month having made two house payments. I contacted Ocwen immediately, to try to get the payment returned via reverse payment. NOT only would they not return the payment, they said I didn't pay in December and they had applied one of the payments to Dec. I faxed them my last 5 months bank statements showing I always paid my payment at the first of every month when I got paid, including Dec.

I was on the phone daily with them for 2 weeks to no avail. I was flat-out lied to many times. One girl even told me I could expect the reverse payment to hit my bank in 2-3 days. NOT! I skipped my Feb. pymt. since I had made 2 in Jan, and here we went again, faxing my bank statements, mailing copies to their office in the U.S.

ALSO, I stopped receiving any statements from them at all! I have had no statements since Jan. and this is now July. I have never gotten any response to my efforts to prove I had paid in Dec. Then my payment went up $155 a month in March due to an escrow shortage for mortgage insurance. I changed insurance companies and requested from them a statement showing which company the payment went to, everything. Nothing. I gave up until a few days ago, called again for a statement, and he told me my next payment was due and gave me an amount that was $244 less than what I had been paying since March.

When I asked why the payment went down (not that I minded), was it because I had been overpaying? When did it go back down? Did it have to do with the escrow acct., the insurance, what? He had no answer that made a lick of sense, even telling me my bankruptcy trustee had made some partial payments... NOT! It is now July and I am on REQUEST NUMBER 4 OR 5 of this year for a statement of some kind, any kind. I think they did finally credit the Dec. payment, but I have received no paper notification as such. This is the lousiest company I have ever dealt with in my 28 years of making house payments. My loan was sold to Ocwen, which is not a mortgage company but a debt collecting agency. I never had a problem until this March when I received an Escrow Analysis Statement, dated March 6, 2014, showing a shortage of $308.05. I mailed the shortage on April 1 in order to keep my mortgage payment of $1473.08 the same. For April, I made the usual payment. In mid-April, I received a "short-year history statement" indicating that my monthly payment would be $1520.32, $47.24 higher. I thought perhaps the shortage payment hadn't been yet applied.

A few days later I received my May statement which showed that $308.05 was applied to a "suspense payment" so on 4/24 I called about it. I spoke with a representative, "Kumar" (who did not have English as his primary language), and he insinuated that I had sent the shortage payment to the wrong office and no one knew what to do with it. I explained that on the check I had written the loan number and that it was for escrow in addition to sending the check with the coupon from the analysis statement. "Kumar" then said he would reverse the "suspense payment" and post it to the escrow account.

When the June statement came, it showed that the escrow payment had not been applied, and that my payment was increased. On 6/18, I called and spoke to "Sayid" who said that the escrow payment had been reversed from the "suspense account" and applied. I said it had not, according to the statement I received, and I wanted something done about it. "Sayid" said a new escrow analysis would be created to show the adjusted lower payment, and that it would take 5 business days to do so. He said my July payment due was $1494.65, but could not explain why it was still $21.57 more. Indicating that the service was not acceptable, I asked for someone to call me with an explanation. After this call, I was flooded with calls from Customer Service. On 6/20, a rep. called me (name unknown) and asked what he could do for me, and I clearly explained AGAIN about the unapplied escrow payment and told him to fix it. He told me to call on Monday the 23rd because a new analysis would be done by then and I would have an answer.

Then on June 23 a rep called asking again how I could be helped. With the 6/23 call the rep said the payment was $1494.65, but didn't know why. I then suggested to reverse out the escrow payment and apply it to the principal, but he didn't know if that could be done. I said if someone was able to apply the payment to the wrong account, then someone can reverse it out. On 6/24 yet another rep called and I said to talk to all the others who were supposedly "helping" already, and to not call me until there was a solution. I decided to call on 6/25, and spoke to "Caroline" who assured me that a new analysis was requested on 6/24 and it would take 5 working days to send the letter/statement.

As of 7/21, no new analysis was received. I called again and spoke to "Akshay", and had to tell the entire story over AGAIN. He informed me that now there was an $800 shortage in the escrow account (an additional $500 to the original shortage), but could not explain why. I informed him that my taxes and insurance could not possibly go up that much, especially in California. I emphatically demanded to speak to a supervisor who clearly spoke English. "Akshay" said a supervisor wouldn't be able to give an explanation. At that point I decided to start filing complaints with various agencies, and to refinance my mortgage.

I gave authorization for my husband to access account information, so he called the next day, speaking to "Vikram," and trying to get an explanation. Again, the same song and dance was done. "Vikram" said an analysis would be done and sent to our email address in three days, and a "payment distribution detail" report in 15 days. On July 30, I received only a payment transaction history that ended in March of this year. The cover letter said "We trust the information provided has fully addressed your concern". Since it did not, I am going to try getting through to the "Research Department" at a completely different phone number. This company should have it's business license taken away.

I applied for a modification with Ocwen for the HARP program and they stated I did not qualify for but sent me a modification agreement for their SAM modification program with $65,000 balloon payment at the end of the term which by the way was not in writing, the representative gave me the amount over the phone. They also required that I give them 25% of my property value. This is a rip off. Why should I give Ocwen 25% of my property value after I pay off my loan?

HSBC cont. their fraud on my credit, then PHH took over. I'm owed $20,000 in principal, and $11,000 in property taxes they didn't pay. My house has needed serious repair. I couldn't take an equity loan because of foreclosure on my credit report. My ins. I had, for 18 yrs cancelled because the house needs serious repair. HSBC took out ins. PHH has to be the worst company on the planet! I submitted 7 HAMP packages.. All denied for a missing doc or signature in the wrong spot.. Checks returned uncashed & not credited.. In Connecticut.. You can attend mediation sessions at the courthouse.. I had one "intro," then the mediator left by session 2.. So another "intro"session.. All the while I'm carrying around a suitcase of documentation.. Spent hour after hour completing & submitted packets.. All duplicate documentation.. 3rd session PHH atty (hunt & leibert) never showed..

In the meantime, I was sent what is called a "blind mod".. This apparently is just a random offer not based on any of paperwork submitted.. Sounds great, right!! Well then, I brought that to session 4.. & I was considered done with mediation.. I was told if I accepted this deal (I did) I would recd 1 paper, sign this & return it.. Sounds easy enough?? 2 or 3 weeks later I received a HUGE packet.. Basically it was a closing! So much for 1 piece of paper.. Anyhow I had to get over 15 pages of this packet notarized.. This was a feat.. I got it done.. I thought.. (This is 6 weeks ago) All of a sudden over.

4th of July I get court paperwork of "motions" by PHH attys that I "Failed to Plead".. Whatever that means... PHH also returned that month's mortgage payment encashed..with a letter stating my mod was "voided" because the Notary did the paperwork wrong! By this point.. I'm completely frustrated, burnt out & holed up in my house, depressed & cannot move & cannot react or get answers because everything is closed for the 4th of July (thanks for ruining another holiday for me).. The non-stop calling started again.. Just complete harassment.. So I took a deep breath & lawyer'd up last week..

I spent all this past Monday (yesterday) in court.. Finally my atty found PHH atty & explained it wasn't even my fault the documents were done incorrectly by the notary & requested a new packet to complete.. So we are waiting on that now!!! Bottom line: I feel as though a class action should be started.. They never assisted me in any way, shape or form! They have caused me so much stress I can't put it into words.. Even when you follow their instructions...they find any technical error in the paperwork & deny you.. Nothing is ever processed, the paperwork just goes back & forth.. Until it's old & has to be redone.. All the while charging late fees/legal fees & eating up the equity of my home...

I'm really seriously thinking of civilly suing them.. If & when I ever get them the paperwork up to their standard.. I feel they should have to pay my legal fees & other damages! One thing is for sure.. I will be filing complaints with the Atty General, Dept of Banking & Dept of Consumer protection & every single other place I can!!! PHH need to be investigated.. They have ZERO intentions of modifying any loan they hold.. Their tactics are disturbing.. As soon as my credit improves I am doing a re-fi STAT! Hang in there folks.. Keep fighting!

March of 2010, I thought I assumed a mortgage. Went to closing and from then on made payments to Saxton. Everything was fine. After a year, was notified Ocwen will be taking over. After they took over, was fine for the first 16 months. I over looked a payment. After over looking one payment, also hit with Personal finances (Garnished wages, Spouse hours cut due to remodel of store location) Then The nightmare begins. I sent in to the equivalent to 3 payments, which would have brought the account up to the current months payment. I sent this via online bill pay via my bank. I called Ocwen's IVR and it indicated no payment applied. So I pressed 9 to talk to someone. Apparently I was transferred to another country. I asked to why the payment was not posted. I was advised it was in default and was not enough to satisfy the balance.

When attempting to find out what happened to the funds that were sent, I was advised that I was not the primary borrower and had to contact him to get authorized. I advised that I assumed the mortgage from the Borrower when Saxton held the mortgage. The rep stated if there was a discrepancy that I needed to email the research department. After another 5 calls, finally they were able to research, however only placed me as an authorized user. So trying to get back to the payment situation, they told me that the over $1500 was sent back to me via western union. I asked how was I to know this, and why when it was paid via online bank transactions. No answer, just a confirmation # and instruction to contact Western Union. The # provided was only 5 digits, anyone ever deal with WU knows it's a 10 digit MTCN that is needed to track any funds. 3 more weeks of what seems like fighting and arguing, the money shows up back into my bank account. During this time from last year, no communication was sent to the property address, no letter of default sent. I asked for a copy of the "letter of default" was placed on hold for 30 mins to only be told that he could not find the information requested and to email the research department.

Really? I have to do the leg work on something your company supposedly already sent? I continue to inquire as to why the payments were not accepted. I was told the account is in default, again a default they cannot prove. I was then advised I was not the primary borrower. Then was suggested by the same rep indication I am not the borrower to file for loan modification. I posed the question, if you say I'm not the borrower how will this help? No script answers this so again, no real answer just more run around. Then after 20 mins on hold, came back to tell me only the primary borrower can file for the modification. Finally, they gave me an assumption department e-mail I could send the original documents I had with the closing in 2010 between the original borrower, Saxton mortgage and myself. I sent it in, to be told 6-8 weeks. Again no communication from the company, so I call them. They told me needed more info.

Wow, how was I to know? no phone call, no letter. I sent the rest of the information as requested, 5/21/2014. I called 5 weeks later to be told it takes 6-8 weeks, nothing further on the progress. 7/26/2014 I call yet again.

Due to no communication, no call/ letter. This time was told they got all the paperwork as of 5/22/2014, really? that the day after I sent it and the last rep could not see this?? Guess what - no further notes. So this rep has to email the assumptions department. Asked if any one person from that group can I speak to, no. Then he proceeds to read a script on other loan information I did not ask about. Dealing with this company is impossible. Seems like they would want to work with me since I am willing to pay. The original borrower is retired and went to Columbia for the rest of his days. I have expressed this to Ocwen several times. Today's conversation was no different. E-mail another department, tell me about the current status of the loan, which would not be if they would have applied the payments(s) in Feb. Attempt to read script after script.

Meanwhile the loan gets further and further past due and closer to foreclosure, I'm sure. I work in a call center for several years now, and if I provided the service these guys do, I would be promoted to customer, at the end of the unemployment line. The reps have no brains, it must be answered by a script and if not place you on hold for several minutes to hour, just to come back and re-read the last script they had. Not sure where to go since as far as Ocwen, I am not the primary borrower. I don't want to move and have over 4 years invested into this property. The saga continues.

I have never worked with a company like this before. They lose payments/don't apply them to your account. They then add late charges/tell you that you are on default. When they tell you you are on default/add late charges, they send people (that you pay for) to take pictures of your house. They offer to auction your house. In the same week you may have a bill for three + entirely different amounts - a few hundred dollars, two thousand dollars and over five thousand dollars.

Customer service = HOE... (Yes, that is hell on earth). Person is reading from a script, "If I can ask you to calm down will research your case"... phone goes silent for 6-11 minutes. TRY asking to speak to someone that you can understand. Yeah. Good plan. Not happening. WHO do we complain to... you must be kidding?!?! Ocwen seems to be in the business of SCAMMING and DEFRAUDING the public. I modified my original note and Deed of Trust in 2010 pursuant to the terms of the "Making Home Affordable Act" and have made each and every payment on time via my Bank's Bill pay (The payments are submitted electronically for instant payment). In 2014 I received a call that a payment had not been received by Ocwen and they demanded a double payment. I immediately checked with my Bank and they confirmed that the payment had been IN FACT paid to Ocwen. I called Ocwen - calling Ocwen is calling India which I resent. Half of the workers there I can't understand. This is an American Loan and should ONLY be handled by Americans!

This has been going on now since about March. I ordered a complete accounting of my loan servicing and found that they had SECRETLY been adding charges onto my loan as if there was a default. I never received a notice of Default that would permit them to make charges such as these. (You can't legally file a Notice of Default unless there is a REAL default. Not a creation to add to the bottom line.) No mention of it on my monthly statements.

By May I had enough and DEMANDED that they pay off the Note and Deed of Trust issue and record a Deed of Reconveyance; and have it all delivered to me. I have been out of state for months with ill and elderly parents. I also DEMANDED a full apology to be issued to me admitting their SCAM and FRAUD and that apology be posted ONLINE for a period of not less than 5 years. I continued to make the monthly payments. (I am only one person - disabled myself with Multiple Sclerosis and Kidney Disease and what they are doing to me and others is reprehensible!) This month I received my monthly statement and it claims I made a $750 payment (which I did not, I made my regular payment) and I was now owing them over a thousand dollars for my "late" payment. (There ARE NO LATE PAYMENTS SOMEONE IS STEALING MY FUNDS!)

I have had it with this group. They should not be permitted to operate in the United States or for that matter any place in the world. Not if they continue to fraud and scam those who consistently and on time fulfill their obligations. As far as the Homeowners Insurance - that too is a SCAM. They "claim" they don't receive the policies so they can issue their own at a horrifically inflated rate. (Insurance fraud) They tried to do this to me. When I left the state I left my home in the care of 3 disabled Vets and they pay me a modest "rent" to utilize the premises and care for my home. I changed my Homeowners Insurance to a Landlord Policy and informed their "workers" in India. Still they assessed for another Homeowners Policy attempting another scam. I sent them a 2nd copy of the policy by CERTIFIED return receipt mail. They claim all the charges were "reversed" but in truth I don't trust them. Until I get a new accounting, I won't know for certain.

After the 8th 30 minute call to Ocwen they sent out the premium due from my escrow account. The premium was sent after the cancellation date… With the policy being paid out of my pocket already, the late premium Ocwen made was sent back and redeposited into my escrow account. NOW the voyage of getting my money refunded was that Ocwen had to do an escrow analysis. Again I kid you not, 6x 30-minute conversation to say they will do analysis. Ocwen took over my loan from GMAC about a year ago. And like so many on here everything went south quick. They started adding fees, giving me due dates and the charging me late fees even when I was not late. I was told it posted late so I had to pay the fee. Like many in our country I fell behind. And with Ocwen good luck trying to catch up. I was told I had until April 1st to make payment of 3 months that I was behind. When I called to make the payment I was given a new amount to pay. I was told it must also be paid from moneygram or western union. Each time I tried to they would give me the run around.

I started to have improvements made on the home and had been staying with my father. These had to stop since Ocwen was refusing to take my payments. While talking to someone from Ocwen I gave them my father's address so they could send the info I need to me. Within a week Ocwen had sent me a foreclosure letter stating my home would be sold within 4 to 6 months. But I could still save my home. Try to call the 800 number and that's a joke. The first week of June I went by to check on the home and get the mail that had not been forwarded. 7 months and I'm still at my father's house. I refuse to finish the improvements when Ocwen refuses to take my payments that don't have extra fees that nobody can explain.

So when I arrived at the home on the first week of June I found a lock box on my door and a letter in the window saying Altisource had secured the property. They broke the window on the back door to get in. Changed the locks on the front door. After many calls and many times of being told a mngr or supervisor would call me back, I started to demand to speak to a supervisor that was based in the USA. The lady on the phone put me on hold at 8:15 pm est and came back at 9:02 and said sorry they close at 9 est. The next day it took me 1 hr and 17 mins but I got the supervisor based here in the states.

I started to ask why Altisource had put a lock on my door? He looked back and said because I don't live there anymore. I explained I was having work done on the home and staying at my father's. The supervisor started talking with me and said Ocwen wanted to insure the property still had value. So they sent out another company to secure the property. They did the inspection and see it is worth more then the loan. I was telling him about the problems I was having with the fees and trying to pay the loan. I found out I was going to be charged $300 for an inspector to drive by 3 times. And then $580 for the property to be secured.

First week of July (lock box still on) I found out people from Altisource had been back in the home and taking pictures. Telling the neighbors again the house was going up for auction. When I called Ocwen they said they had no clue why someone would be there. On the 8th again someone was there. I called again and this time started to demand answers. I wanted to know why Altisource was sending people out to my home. I home I was behind on but less than a year. I would demand an answer. If that person didn't know I would ask to be transferred. This went on for a few days.

On Monday the 14th Ocwen called and said they would take the back payments and add it to the rear of the loan. That they would have a mngr call me the 16th. She called and made the offer. I'm thinking great. So I asked about the lock and she said I'll email that department and have them removed. Department? I was told it was an outside company I said. She said yes it is. When I got to the house to change the locks and take the lockbox off, I found some of my stuff was missing. I called Ocwen and they said call Altisource. When I call Altisource they said we don't have that property anymore. It was dropped on the 12th. Call Ocwen back and now I have to deal with their research department.

Seems odd that after I started asking why people keep going in my home I was given a loan modification that I didn't ask for. I filed a police report. But that won't do much good. What I did notice, after I demanded to speak to a USA supervisor I never spoke to anyone over seas again. No matter when I call. This company has added fees that can't explain, tried to lock me out of my home, tried to foreclose on me. And now I'm missing stuff from my home. I can't wait to refinance or sell the house. Just to be done with Ocwen. And Altisource is listed on the Web as part of Ocwen.

My husband and I, contacted Ocwen and explained the situation. They looked into their records and apologized and told us the payment would arrive at my insurance agent's office by 2 business days. After 4 business days, we placed another call because the payment was not received. They stated the check was cut on July 16th for the June 24th payment due date and was sent by Fedex. I asked for a tracking number which they claim they had to research to obtain and would call be back with the info. Two days later and another phone call and nothing! I even asked for something in writing sent to me by email showing proof of payment issued and they stated they couldn't. This sounds fishy!

Ocwen now claims the previous bank was not collecting for insurance. I can prove otherwise and must take them to small claims court to collect. Now, perhaps punitively, they have sent me a bill for $1250 claiming my escrow account is in the negative. Their escrow account analysis shows clearly two payments charged for 2014 insurance. The insurance company received only one. Ocwen now demands I pay the money mistakenly or deliberately mischarged to my escrow account. Calls and correspondence with them always result in, "We will send it to research." Meanwhile, I must pay higher monthly payments or lose my credit rating. I have finally sent them a fax in June. After that I received a letter stating I would hear back within 20 days....still nothing. I have sent them a fax to request that they close the escrow account and they refund me... I have not heard anything either. It is unfortunate that you cannot just pick up your loan and switch companies. This company has so many billing discrepancies, it's unbelievable. First, my escrow went up, although my insurance went down. I paid them the overage so that they do not raise my monthly payments. They cashed the overage check and then they have increased the payment one more time. When I called and asked for them to explain why the hell it went up again in the last 3 months, the manager of the call center couldn't understand it himself. I immediately asked him to di-escrow my acct. I pay extra $3k per year towards the principal. Few months later I got a bill, couldn't understand where the extra principle was actually applied towards. After countless hours of conversations and after escalating the call to 4 different managers, I realized that these idiots were applying it towards my future payments instead of decreasing the principal. Why on earth would I want to do that? They have poor accounting, billing systems, poor customer service and just awful, awful people servicing our accts. I would never recommend OCWEN to anyone. After 2 years, they still will not accept any payments and will only accept payment of the balance in full, which they have added $900 in late fees and $800 in assessment fees. The second option is short sale; they must have taken a lot of homes if this is the only option. They refuse to do anything to help. I have told them for two years that I did not have $6,800 that I can pay in a lump sum, so they have added the additional fees and now it is $8,600 that I still cannot pay in full. They might credit it as Monday but I want a receipt. If I went into a bank to pay my mortgage the date of payment would be the original payment date and the receipt would be immediate. Indymac/Onewest began a foreclosure procedure for late payments and I explained that I had gotten behind because of my health issues (disabled veteran) and the costs involved in the untimely illness and death of my brother in Florida. I was told in no nonsense terms that my payments would go from approximately $750.00 monthly to over $2,000.00 and unless I paid that amount or even got behind, they would foreclose. Thank heaven, after much borrowing and basically not living for over a year, I was able to finish paying the excess payments and began my monthly $750.00 payments again. I then requested and began a HAMP procedure with Indymac/Onewest and was repeatedly told that they did not receive the required information (paperwork), which I kept forwarding to them (letters and faxes).

Close to a year and many copies resent later, I received notice that I was denied. When I inquired as to why? I was simply told that I would receive my response in the mail. Several weeks later, I received their response. Indymac stated that they had done a "drive by" and that the home was VACANT! I was dumbstricken and stated to them that that was preposterous and where did they get such ridiculous information? Indymac said that had sent out a bank inspector had noticed that there was trash in the lot in front of my property (which does not belong to me), and so the inspector had assumed that the home was vacant. When I asked why did the inspector not knock on the front door, I was told they "normally don't do that."

Also, my account was now flagged as a vacant property and that the bank would not do anything further on the HAMP request until that code was removed. When I asked how this status was going to be corrected (code removed), I was informed that they would NOT send another inspector out, unless I paid for the inspection and since I was denied for the HAMP, I would have to restart the whole process all over again. It took me over a year to have the "vacant home code" removed and needless to say, no longer had the spirit or strength to continue with the HAMP process. In August 2013 my account was sold to Ocwen and a new nightmare began.

I have been making my regular $800.00 monthly payments to Ocwen and Ocwen has been receiving and cashing those payments for close to 10 months now (July 2014), but all of a sudden Mays 2014 payment was returned to my bank without an explanation. When I called Ocwen I was informed that I was now 3 months behind and that my payments had been arbitrarily rescheduled for over $1,500.00 a month and that does not include late and processing fees. When I asked for a payment history, I was told that they only had record of payments from March 2014, because that is when they acquired my account from Indymac and that I would have to contact Indymac for the payment history. How is this possible if I have been making payments to Ocwen for all of these months?

Needless to say, I have encountered all of the heartaches of having to deal with people who do not speak good communicative English and don't give a damn about your problem, they simply repeat the same information over and over, like talking to a machine. Also, have been hung up on repeatedly. My gut feeling is that this company is going to try and foreclose on me very soon. I need assistance from any organization that is pursuing Indymac and Ocwen for devious loan practices. Can anyone help? Thanks.

It was constant games, I would have to speak to someone in India, whom I couldn't even understand, they won't put a supervisor on the phone and they won't transfer back to the US. Ocwen constantly said they didn't receive all the pages of my email or fax, or that one page was blurry. I finally made two copies and sent one via certified mail on 5/15/2014. I received no response and called them two weeks later. They admitted they had the documents, they couldn't lie because I sent them via certified mail and sent a copy to an attorney, but said they needed my most recent tax returns, which had been enclosed in the packet. They they hemmed and hawed and stalled until I found out a foreclosure date was set on my unit. I have called them everyday since then, and they keep asking for the same documents.

It's obviously a game, they never wanted to work within federal guidelines to help Fannie Mae mortgage owners, they just wanted to take my house from me. I have been told that they only get paid if they take your house, and I absolutely believe this is true. I hope that the government gets involved here, I have written my congressman about this and I am going to be calling the state prosecutors office to turn over all of my notes. I have spoken to an attorney, but how can I afford that? I find it appalling how they so blatantly play games with people's lives. In May of 2013 we were told he would require surgery and would be unable to work for at least 6 months. I immediately called PHH mortgage requesting a modification. I knew I could not afford the mortgage myself. I received my first packet of forms to submit and was assigned a case worker. I filled out all documents immediately and sent them to my case worker. I was told I would have a response within 30 days.

About a month and a half later I had heard nothing so I called my case worker and left a voice message. Two more days went by and no response so I emailed him. Well the email address was no good (go figure). So I called customer service to be told that he no longer worked there and they had not received any documentation... so I faxed it. About two or three days later the "review" process began and time after time I was told they needed something else or I missed checking one box. This went on month after month. I went through four or more "representatives" that reviewed my documents, each one telling I was missing something different each time.

I became aware of their scam at this point so I began communicating via email and keeping every piece of paper and conversation with each "rep". Now mind you during this process I attempted on several different occasions to make a payment or two at a time and they could not take my money... it was never enough. Just this past May I offered them seven payments at one time and they refused to take my payments. The problem is still not resolved and I anticipate a letter from them soon. Just like everyone else I've had the same troubles over the years with them, maybe even worse. I've depleted my retirement savings, borrowed money several times, applied for remod numerous times, had bogus charges on billing that have never been reimbursed, etc. etc. Over the years I've seen that it is very obvious the Ocwen right hand doesn't know what the left is doing. They must be a huge company and the departments do not speak with each other. I am fighting back to try to keep my home out of foreclosure.

I suggest if you are in or close to foreclosure fight back, there are laws to protect you. I don't have the money for a lawyer, but you can represent yourself. I know in NJ there is a great site where you can read instructions and a step by step guide to filing motions. Other states must have similar info available to you. Google and search for this information to help yourself. At first it is all overwhelming and I am still working on it but eventually it starts to make more and more sense. There is a lot of paperwork involved but you can do it, fight back. If nothing else it can help to buy you time in your house where you save money and it also helps to restore your dignity, you feel better. Good luck to you all.

REALLY! Late fees for payments made on time! Loan mod LOL, what a joke. I applied 6 times and they lost everything 6 times!! I cannot wait to get away from these people. I often wonder with all that extra money they keep charging me and the language spoken, who am I really funding!!

Our mortgage was sold to Ocwen after we refinanced with a VA loan last year. We never had any real problems until April of this year, our mortgage all of a sudden jumped up $230. I paid it the first month thinking maybe there was an overage in escrow and that would be the end of it, then the next month it was the same thing. I called them to find out what was going on and the lady spoke so fast, it almost seemed she was trying to confuse me more so I literally hung up and called back in hope of getting another agent, I did. They explained to me that my escrow was about $1300 in the negative because my property taxes went from $1060 to almost $2500, unbelievable! Of course I called the county tax department and they made me aware that my taxes were only $1060.

After calling Ocwen back, they finally explained to me that I was paying taxes on 2 parcels of land, not just mine and they had actually sent the tax department a check for this 2nd parcel. After many phone calls back and forth with the tax department and Ocwen, I found out that the tax department had sent Ocwen a refund check for that 2nd parcel (because they knew it didn't belong to my account) on 13 January. According to Ocwen, they never received this check. Last month, the tax office sent them ANOTHER refund check to replace it and now they are claiming they have not gotten the 2nd check and they refuse to adjust our mortgage back until they receive the check and process it and conduct a new escrow analysis, which originally I was told this would be done in 10 days.

Now I was just told it could take months to process it all and get me a refund for the extra money we have paid every month. We refused to pay the extra this month and now they are tacking on late charges and they won't even accept the original loan amount without us paying the full amount, so it looks as if we haven't paid our mortgage at all this month. We are getting a lawyer because they are clearly crooks and trying to squeeze every last penny out of us. I would NEVER recommend this company to anyone!

These are all the same incidents that happened to us. PHH must have a procedure book as to screwing up a mortgage to line their pockets. We also had our payment raised a month after closing stating our escrow was short even though we received a check for over-payment, $200/month, they said it was short $500, paid at closing but we were short.... right! So that's $200/month comes out to $2,400 for a $500 escrow shortage that wasn't short. Can you say scam? Renard ** tried to get us to sign a $15,000 loan for "missed payments" even though we paid that to Chase for a year and I faxed him copies, really?? He wouldn't even acknowledge the payments. We needed to sign that loan document to "bring us current." We were never behind. Please contact Audet & Partners, a class action law firm. We need to get as many as we can. Let's get these **!!

On June 11th, I made a payment for the complete balance of my loan. I received confirmation that my payment had been accepted on June 12th. On June 24th, there was a phone call from Ocwen to my home phone, a message was taken and I returned the call later that same day. I have to say it only took a couple of minutes to reach a live person.

Once I reached the live person, however, they started talking to me about my options in foreclosure. I started the conversation calm. I told them I made a payment that was accepted by the company. He told me again my property was in foreclosure because I had not made my June payment. So then, he went to check with someone and came back to say there is an early payment penalty if I want to pay off the loan. This loan was originally from GMAC. I didn't take a loan that has an early payment penalty. I'm not even sure that is legal and told him so; I believe loans fall under the rule of '78 anyway.

He then said they would have to reject my entire payment made on June 11th so that we could get the payoff amount and I could pay in full. I told him no, we are not doing that after they just made two weeks of interest off my money. THEN, he said he would ask for a payoff amount, which should only be some low amount, clean-up dollars. He said it would be $200 for the interest alone and then there are many other fees to close it. How there could be any interest when I paid off the loan in full is beyond me. I am concerned they are going to submit something to my credit report. I want to stop that before it starts. This company is crooked and should be forced out of business.

My story is long, and hard to summarize in a short description. My problems started with HSBC in 2010. I had an awesome job, but had gotten sick and lost time from work and was requesting a hardship from them. They wouldn't take partial payments and told me I needed to fill out a hardship application. I did as they required and mailed the stack of paperwork they requested. I heard nothing. I called multiple times and they kept saying it takes time to get this sorted out. Then one day I called, they claimed they didn't receive my documents. I tried faxing it to them, with the same results. They kept claiming they didn't receive them. Things were spiraling out of control. They then took an application for modification and finally claimed to receive my application, but by then they also were going for a foreclosure.

I was panicking and completely confused. Every time I called, it was a different story and one branch didn't seem to know what the other was doing. They still wouldn't accept ANY payments. I was being threatened with foreclosure, even though the other department was saying they were going to modify, but it takes time. Finally after consulting with an attorney, I filed a chapter 13 to stop the foreclosure. They claimed I owed $16000 when all was said and done, for fees, interest and payments.

I was required to continue to pay my monthly payment, however every time I called, nobody could tell me how much the payment was, because the loan was being modified. This went on for months. Over a year. Nobody could figure out what I owed, because the bankruptcy allowed for repayment of the arrears, however the loan was being modified. My attorney claimed they really don't get involved in modifications, however HSBC was claiming they couldn't push forward until it was approved by the attorney and the courts. This went on for months. My attorney tried multiple time to get in touch with their attorney to figure it out. Even the trustee sent a letter to me saying he was unwilling to sign, because it wasn't necessary for the modifications. I still hadn't received approval or confirmation about the mod. I also hadn't received a tax statement in 2 years, and when I said I was going to file a complaint with the IRS, the representative told me if I did that, they had a right to cancel the modification application. So I didn't. 3 years later, I still haven't received a tax statement.

And then out of nowhere I received a letter from PHH saying I would be working with them and the loan was being given a new number. They took over. It’s the only correspondence I have ever received from them. It said who I needed to talk to. The representative from PHH assigned to my case listened to me. He seemed really helpful and assured me, they would figure everything out. He told me that funds from the bankruptcy, had been misapplied and it looked like I was going to be overpaid. I had put $20000 into the bankruptcy that went to PHH, but also had been approved for the modification. He didn't know what the new payment was going to be. But not to worry. He told me not to send any payments until they figured it out. Remember, this is YEARS that went by, without anyone knowing what was going on with the modification. I also asked him about my tax statements, that I needed, in order to file a return. He said he would figure it all out.

In the meantime, I also started talking to a caseworker from Belmont, to try and help me get this all sorted out. He is still looking at it, and is as confused as ever. He almost can't believe what is happening. Back in 2010, I was involved with the huge class action lawsuit against the mortgage companies and consumers. I filed a complaint with the company contracted to sort it out. Ultimately, I received $2000 in that settlement, but I was never able to find out EXACTLY what hsbc had done that was fraudulent. I asked the trustee if they wanted me to apply the $2000 to the bankruptcy, but was advised it wasn't necessary.

Still talking to the rep from PHH on a monthly, sometimes weekly basis. After months of him telling me not to send payment, I caved and sent $5000. I told him I was sending it, because I was uncomfortable with not sending anything. He told me he wasn't even sure how they would apply it, but understood why I was uncomfortable. I finally received approval after all these years , of the modification and the new payment amount. But talking to my rep, they still hadn't sorted out the distribution of the money. They had wrapped the arrears from before the bankruptcy into the new loan. I went from $130,000 mortgage to $150,000. And they were given over $20,000 from the chapter 13. With everything paid off, I converted my chapter 13 to a chapter 7 with a new attorney. I fired the old attorney because they couldn't do ANYTHING.

There had been discrepancies with their office, the attorney from HSBC and I was unhappy with their advice. The new attorney is just as helpful.... He has no clue as to how to handle this. At one point the rep from PHH suggested I contact the attorney that handled the foreclosure for HSBC, because they would be able to tell me where the money had gone. I tried 3 times to get a hold of them, after leaving messages, and finally called and spoke to a supervisor of the firm. He explained that once the loan was modified, they stepped out of the equation and couldn't tell me how funds had been applied. Back to PHH I went. I called my rep multiple times and he never called me back. The chapter 7 was being discharged, and I really wanted to come out of it, up to date and know what was going on. I called and spoke to my reps supervisor. He explained I should call the bankruptcy department because his employee (the one I had talked to for over a year) had nothing to do with how money was applied. That was the first time I had ever been told I had a caseworker in the bankruptcy department as well. So, I called her. I got the same story, and was told they didn't know how funds were distributed, but she would escalate the process. That was 2 weeks ago. I have since called and spoke to multiple others, who all say the same thing.

Yesterday was the first time, I got a representative that seemed to know where money had been applied. Apparently $10000 went to interest. What interest??? She also advised me I am 6 months behind and it looks like they are starting the foreclosure process. She put me on the phone after an hour long conversation, with her supervisor, who claimed this would be looked into. They are reporting the delinquency to the credit agencies. I can't even get a car loan, even though all my debt was discharged, because they are reporting a delinquency. That was yesterday afternoon. And then yesterday evening, I got a note on my door, from PHH requesting I call them in regards to the mortgage. You have GOT to be kidding me!!!!!

They are going to profit from the never ending fees and delaying this situation. The last 2 payments I sent were returned. However, I was completely unaware. I never received any notice as to why, and the reps I've spoken to, don't know why they were returned either. Even my bank is confused, because I had sent it electronically to the same place I sent the $5000 and they redeposited the payments by hand. She showed me a hand written deposit slip, with the exact same amount as my mortgage payment that had been deposited into the account 3 days after it had been sent.

PHH is doing EXACTLY what HSBC did to me. They are going to force me into foreclosure. I have 3 young children. Where will we go? I honestly believe I am a victim of foreclosure fraud and possibly predatory lending. I have only just purchased this home in 2008. The caseworker from Belmont is astounded and has decided to escalate it to their legal department, however not fast enough, as far as I'm concerned. I am totally overwhelmed and at a loss. I did speak to someone who does forensic analogy of mortgages and she said my story sounds like many others. She also said the fact that, I received $2000 from the class action tells her they did something wrong. But she also wants $350 per hour to go through the mortgage and figure it out. And even if she does, then what? How do you find an attorney that wants to sue a huge financial corporation? My bankruptcy attorney couldn't even tell me who in this area, would help me. I am being held hostage by a company that is doing this purposefully. What do I do?? I am terrified and overwhelmed. Any advice would be much appreciated.

In June 2013, OCWEN took over our HELOC from GMAC. NIGHTMARE from day 1. First thing was we couldn't log onto their site to make payments for three months because they were having computer issues. We never once got a statement ever. As of last month, we went from interest only payments..... Which we always paid double to full principal payments..... $300.00 to $1600.00. So knowing this, we have been trying to refund..... Ocwen is not willing to work with us at all and said NO.

I have applied and been accepted by another company, but they need our promissory note. I called last week and was told it would be emailed in 3 business days. I called this past Monday and was told to wait 24 hrs..... I called Tues and asked for supervisor. Was told they were all busy and sat on hold for 20 mins. Never picked up, so was told they would call me in 2 hours.... Nope. So I called again and they were still busy, so I was told they would call me in 20 mins..... Guess what? So I called for third time that same day, still can't get answer.

Each and every time, I verified and made them spell my email address to make sure it's right. Called once Wednesday, nothing..... Called 4 times today, Thursday..... Finally got a supervisor assured me I would have email in 2 hours..... Guess what?..... Called supervisor back and said it was actually emailed to me last week and that I should check my email, which I did but none, even spam. Guess what???? Would have in 20 mins that they had my email wrong..... Which was a lie..... Got call back 45 mins later, saying I would see it tomorrow 100% guaranteed..... Got call 20 mins after, saying that the one they found in file was not mine so now they had to start from scratch. I will probably never see it.

They are the worst company of ANY company in the entire world. I have been lied to all along. Funny how their hold music is all about customer service. No wonder they have settled massive lawsuits filed and won against them by all 50 states. I also did their phone and online surveys with terrible reviews and comments and never heard from anyone. I also should point out that we have always made all payments on time and in full. I told them I will not pay a dime until I get my docs and close on loan. DO NOT EVER USE THEM IF YOU HAVE A CHOICE!!!!!

After trying for years to get our loan modified, Ocwen finally offers a modification. They just turned us twice in the last 8 months but who am I. We paid the three trial payments starting in March 2014 or so it said but the second page said Feb 2014. We asked to cancel but they said it was ok to continue. Finally on May 14 2014, they contact us and said we were approved for the mod and our first payment is due June 1st 2014. So we are on a fixed income and all so that was good, they said we could now pay online or in two to three months with the statement. Come May 25th 2014, we went to pay only to find we couldn't make the payment online, we had to call them. Calling meant we had to pay $19.95 for their processing fee.

We called only to find out that payment was due May 1st 2014 not June 1st 2014 like we were told over the phone by them. But here's the killer we didn't find what to pay until 14 after the due date. So we were late already. When we question the rep we talked to in the end of May, they said we never talked to them on May 14 2014. So now they added some fee for $376.50 and a later charge for the May payment of $90.36 and we now need to come up with $5036.61 by July 17 2014 or get hit with another late charge. Is this a game or something? Why modify the loan if you are going to play games and cause more problems? WE DO NOT UNDERSTAND!!

THE PERFECT STORM. In 2004 our home was badly damaged by Hurricane Francis. It was the beginning of a nightmare that has so far lasted 10 years. The storm had caused major damage to our home. We filed a claim with our insurance co., but after a cursory inspection, they disallowed most of our claim, & significantly undervalued the rest. We would end up fighting the insurance co. for 3 years. We finally did win out in court, but it turned out to be a hollow victory. After the insurance companies original offer of almost nothing as payment in full, the court awarded us attorneys' fees, all of our documented losses, & 3rd party mediation for the structural damages, 6 times the insurance companies offer.

Unfortunately, the 3rd party mediator was a management employee of the largest water damage insurance repair contractor in the world. I believe this is a bit of a conflict of interest, but we were told that there was no recourse, so we just had to accept it & move on. By the time of mediation, 3 years after the storm, the home had been demoed & the mediator said he couldn't place a value on the damage because he couldn't see it. We shouldn't have demoed it. The judge had previously ruled against the insurance company when they made the same claim, saying that we were completely within our rights to take steps to get back in our home. Meanwhile, our family business was doing very well before the storms hit. Since we supply the local water damage contractor community, it grew when the storms started hitting the area. Since we had been told that the house would have to be torn down to block & slab, & since the house was built in 1978, there would be a lot of changes required to meet current building codes.

We had decided to add our own money to whatever the insurance settlement was going to be, & get the house ready for our upcoming retirement. We had plans drawn & began looking for a builder. We had no plans to borrow money for this project, we had saved & invested & worked for this & we didn't intend to borrow money for it. We also had assumed that there would be insurance money to help with some of the costs. Our search for a builder began. We looked to several sources including referrals. One of the professional referrals we got was from Service Magic. They referred us to a contractor called HomeCrafters as well as a few others.

After initial meetings, we narrowed our search and revisited what we thought to be the most likely choices. Our choice came down to either HomeCrafters or 1 other builder. We did 1 more round of interviews with the 2 candidates. When we sat down with HomeCrafters this time, they said pretty much the same things they had said in our previous meetings, but they also handed us a brochure for PHH Mortgage Co. & their Premier Builder Program. HomeCrafters had been investigated & approved for this program based on previous job performance, qualifications, insurance coverage, and financial stability & security. The President of HomeCrafters explained that we didn't have to use our own capital, they could assure us that PHH Mortgage would fund our project at a competitive rate. We hadn't thought that we would be able to qualify for a loan of this size, but this arrangement seemed to offer some good benefits. We would be able to save our capital, do more than we had planned to, & had a contractor & lender that not only vouched for each other, but were both in the boat together & with us.

PERFECT. HomeCrafters had all the forms necessary to complete the PHH application package in their office. We placed a call to PHH from the contractors office. PHH re-iterated what the contractor had said about everything and responded favorably to the project & projected funding requirements. We filled out the paperwork, & the builder forwarded the package to PHH. Our loan was approved. PHH sent a mortgage broker to our home for the closing. It was set up as a Construction Loan. Our loan was approved.

In 2007 PHH approved an initial draw of $99,000.00 for the contractors Mobilization Draw. We paid it. Apparently, the contractor was already packed, because by the time the check cleared the bank he was gone. We still don't really know where. The rumor is Puerto Rico, but we don't know. One of the things we liked about this contractor was that he already had several jobs in progress when we found him, & everything seemed to be running smoothly. He had gotten draws from several of these other jobs & left them partially complete when he ran out on us. At this point we had to stop & regroup.

Due to laws designed to protect general contractors in Florida, it took us a year to get the house back under our control, even though he had committed grand theft & fled the country. We soon found out that PHH had no intention of taking any responsibility for the contractors actions, even though they had vouched for each other to get us signed up. They claimed they never spoke for the contractor, but we later found out they had given us preferential treatment because of their relationship. They approved the loan even though we had not qualified for it. Their intention was to package our loan with others to sell to unsuspecting investors anyway. But we fought on. These were just the first of many battles we have fought over the last 10 years to save our home. We had to roll back construction plans, extend the deadline, and add more of our own cash, but this was our home & we weren't going to let anybody steal it from us.

We had been out of our home & living in a rented one for what ended up being 3 years at our own expense. Some of this should have been covered by the insurance, but it was not. If the contractor had done his job right, & the mediator hadn't been conflicted, the insurance would have covered all the costs of the rental housing. After all of this, we had to find a replacement contractor who, the lender reminded us, had to be approved for their Premier Builder list. We were approached by a contractor who now employed Terry **. Terry ** had been the project manager on our home at HomeCrafters. Terry was familiar with our job already & had some ideas that would help us get it finished. This new company had been formed with the idea that they might be able to finish the jobs HomeCrafters had left hanging while working at a reduced profit & use those profits to capitalize their continued venture.

The contractor had just gotten her license & had not yet used it. We came to an agreement with them knowing that we would still have to replace most of the $100,000.00 that had been stolen. This group came to our office for meetings as they did not have one yet. It was here that we met to sign the new contracts. During this meeting, we all decided they should call PHH Mortgage and get the process started to be approved by the lender. We did not know how long this would take, the lender had made it sound like a thorough investigation. The builder made the call, right in front of us. When the contractor told the lenders agent who she was and why she was calling, the agent asked her to hold for a moment.

A moment later, the agent came back on & told the contractor she was already on the list! Obviously this really caught all of us by surprise. We went ahead and signed with the builder. By this time we had no faith in anything the lender said. PHH Mortgage was just not trustworthy. The new builder started work. Pipes went in, slabs were poured, trusses went up & we were happy with the progress. The new contractor was struggling to work within budget, but they were getting it done, or so we thought.

Then, the contractor came to us complaining of being short paid on their latest draw. They said the bank had not paid for the concrete & they couldn't continue work without the money that was due. The mortgage company assured us that was not correct, they had paid all draws. The contractor then withdrew from the job & sued us. With the lenders continued assurance that draws were current, we fought back. We ended up settling with the builder by paying $1,500.00. We had been out of our home for 2 years now. The only chance we had of finishing our home now, was to do it without a general contractor.

We were down by over half of the total budget with less than a third of the work completed, plus we were out of pocket over 2 years living expenses & a ton of attorneys fees. At the same time, the Storm Years were over & our business was returning to normal. 2008 was the first year since 2004 that our business had been this low.

Knowing that the business was reliant on my presence, I was still the only one that could take over construction & finish the job with the remaining resources & we wanted to go home. I assembled a good crew of out of work tradesmen & began work. The first thing I found was that the 2nd contractor had been right. The concrete co. had placed a lien on the house, & work could not continue until that was satisfied. When Connie called the mortgage co., they found the problem right away.

They had underpaid the draw. The second thing we found was that the contractor had failed the underground inspection & had faked the truss inspectors out by keeping them from going around to the back side of the house where the trusses hung out a foot from the house.. The underground & slabs took 6 weeks to repair & have re-inspected. The truss company re-fit the trusses to the house for a phenomenally low price. The contractor was responsible for measuring & installing the trusses. The truss company normally just builds them. PHH has always said that we were responsible for dispersing draws, but before they would issue us a check, their inspector had to inspect the work, & check that all inspections were complete & passed.

Then the inspector would report to PHH, who would then decide whether to pay the draw or not. In November of 2009, we were able to move back into the house. The house was not complete, but we had installed temporary counter tops so we could install the sinks & pass our final inspection. It worked. The building department issued us a Certificate of Occupancy, and we moved back in. We had not been able to finish the kitchen or bathrooms because the mortgage company withheld our final draw. As far as we know, our counter tops are still sitting at the fabricators shop waiting to be installed. The cabinet maker went bankrupt, so all the cabinet doors & drawers are gone, but this is 4 years later, life goes on for most families.

Once we were able to move back into the house, I went back to work. Connie had done a great job of keeping our family business going & we started trying to rebuild it. The house had taken so long & we had invested everything we had in its completion & defense that there weren't enough resources or time left to rebuild with. We fell behind on the mortgage. In February of 2010 PHH Mortgage Company, having sent our last 2 payments back to us, filed for foreclosure. We have fought them for 4 years. That is a whole different story.

I wish I would have seen these reviews prior to going into an arrangement with PHH Mortgage. This company was recommended to me by a friend. I've used another mortgage company in the past, however they were unwilling to give a low mortgage amount so I had to look elsewhere. First, our rep has done a terrible job at communicating. We initiated talks back at the beginning of May, it's now been a month and a half, and we still haven't received a loan commitment. I'm an investor so I have done this several times with no issues in the past so there's no reason there would be a hang-up. And according to our PHH rep there isn't, however, it seems he didn't start pushing the paperwork until the 1st week of June. He's pulled excuse after excuse to the point my Realtor (who I have a long standing relationship with) is also infuriated with him.

Second, this company like our rep is terrible at communicating. They've sent us the same documents three times and have requested information we had already given them! It's a complete mess. In the past, our loan officer would have a sit-down meeting with us and go over the documents that were prepared with maybe a couple of calls beforehand where they requested information. We'd follow suit and there'd be no issue. PHH is a different story. We've been badgered with calls and we'd tell them, we already gave you this, and they'd go look for it and of course they'd find it. Just entirely unprofessional. DO NOT work with this company. They suck, and that's putting it nicely.
