    I had a mortgage loan with GMAC and everything was fine until my servicing was transferred to this HORRIBLE mortgage lender nightmare named Ocwen in March of 2013. When I opened my first statement, my loan amount was wrong, my payment was way higher and they had that I was over 15 months past due! My welcome letter was a "foreclosure notice" followed with many wrongful collection phone calls. They simply didn't care and when I spoke to them, I couldn't understand the person I was talking to and it was like talking to a brick wall. So, I applied for a loan modification with them and was told a few months later that I was denied. I went back to the original lender Impac Mortgage and after 5 painful months, I had a guaranteed modification approval letter in hand. However, after waiting 3 months for my documents that I needed to sign, I was told by Impac that Ocwen wouldn't allow this modification to go through and that (after I wrote a check for $1195 months before) I was denied and they would proceed with foreclosure. So, I complained over and over to Ocwen and once again applied for a loan modification.

    After waiting over 4 months, I was told by Ocwen (June of 2014) that I was denied as "I made too much money". This was even though I had an income reduction by 1/2 from 2012 to 2013 and documented it to them. One other thing to mention, I was told to order 3 appraisals and did so--all 3 were far less than what I owed and showed the property to be in fair to poor condition so it was in their advantage to approve my modification as it would have been a complete financial loss for them should they foreclose. They kept my processing fee, I had a "guaranteed approval" in writing and I paid for and provided 3 appraisals that showed the property wasn't worth over my loan balance. Ocwen stalled me over and over again and got in the way of the approval from the original investor.

    They are a bunch of idiots and should be shut down immediately. What they have done to me is a crime, yet they continue to get away with actions like this over and over again. When is this ever going to stop. Today, I am told my home (that I personally designed and built over 12 years ago) is in foreclosure and that there is nothing they can do for me. Thanks Ocwen and thanks Impac Mortgage for ruining the American Dream. You are crooks and deceived me and will pay for this one way or another!

    I applied for the loan modification. They said in the forms they sent that I had to May 4, 2014 to submit evidence. So I sent some stuff, and it said that if there was a mistake, there was 30 days for them to respond. While this was being reviewed, the offer would still be on the table, but the payments could be adjusted. They refused because they had transferred the file from the Idaho office to their Florida office. So had to completely re-apply, and used Fannie Mae to say that was their rules. In conclusion, they can bend the rules even in writing, so how can you believe their oral answers? The oral answers like, "What the interest, terms, and other conditions of the modified loan after the trial period will be?" They say they cannot tell you these items until you make 3 trial payments.

    Ocwen recently converted to a new software package. After the conversion, my first payment ended up with $300.00 in unapplied funds. I had my auto-payment setup with $300.00 extra to principal. I queried them that the situation was created by their conversion. I was charged a fee for 'payment history'. When I complained and again stated that Ocwen created the problem, they charged me another fee for 'payment history'. Not only this but I had to recreate my login with them and re-setup my auto-payment. This is a loan that was with GMAC to begin with (I never had a problem with them).

    Have loan with Ocwen we thought to be 30yr was 15yr balloon in dec. 2013. They refused to take payments, refinance stated only balance would be acceped, not anything we could do. We tried mod, refinance, received a no. The only people you talk to are in INDIA - THEY NO NOTHING PROGRAMMED. What can we do? Bad company to do business with---they send to credit bur. We are 4 or 5 payments due. When balloon we are balance due, no other company will refinance after that--thanks.

    They can't even manage impound correctly. "Customer service" would suck if the had any customer service. They generally just suck as a servicer. I asked for a servicing manager and got a Voice Mail. THEY JUST DON'T GET IT (still) OR They Just don't care about their borrowers - every way it is unacceptable. They quoted me a refund of $4400.44 and a three week time frame. THEY NEVER CALLED AFTER A MONTH. When I called them they hadn't sent the check and wasn't planning on telling me or sending me the check for $4400.44!

    UPDATE: The State of California Dept of Business Oversight has decided to investigate OCWEN (again) - Complaint #6694. I am hopeful that this complaint in conjunction with the large of complaints of unfair business practices (in many states) will GET OCWEN OUT OF California. Revoke their CFL license. For California Only, dbo.ca.gov or 866-275-2677!! STOP OCWEN - CROOKS AND THIEVES.

    I applied for a loan at PHH and they said I qualified for a loan of $120,000.00, and said I qualified for a grant from $7,500.00 to $10,000.00. So I found a home for about $130,000.00. Now that I receive the $10,000.00 grant, it would be my down payment, so they said I will probably only need about $1200.00 at closing and that would be only part of the closing cost. The house taxes were estimated at 2.25%, but the taxes for that house is about $4,700.00, so she told me I would need to give more money to keep my payment around $883.00 a MTH. I said, "How much more?" She said according to her calculation, about $31,000.00 more to keep my payment around $883.00. I don't trust PHH Mortgage Co. at all, but another mortgage company said I would only need is about $13,000.00 and that is as if I were paying for all of the closing cost. Something don't add up, PHH.

    Ocwen began servicing this on 8-3-13 from Gmac. Ocwen has purposely not put the payments to the correct Ocwen - admitted in writing that Ocwen has corrupted data base and has lost most of its data. Ocwen since August 2013 in writing made up NSF payments but cannot furnish any copies of such NSF's. I have furnished copies of the checks along with Bank statements. On 6-2-14 Ocwen finally admitted to all of their misleading tactics in writing but refuses to correct the credit bureaus.

    Ocwen has lost numerous class action suits and is on the Consumer Protection Bureau criminal list. Ocwen refuses to take payments so they can try and put this loan into foreclosure. I have a very detailed accounting of all communications back and forth to Ocwen. Ocwen right hand does not know what the left is doing and they try to confuse the issues. Their case managers are a joke most of them cannot speak English and are never prepared to research facts.

    I just received news today that my loan was modified by Ocwen. They lowered my interest rate from 6 to 2%. They cut my payment in half and did not extend the term. They also gave me a principal reduction of $36,600. I should be ecstatic. I am not. I was roughly $20,000.00 behind on my payments. I was unemployed for a while and got so far behind that they would not take payments. So I know I am going to have to repay the taxes and insurance they paid out.

    Here is the problem. I have a balloon payment at the end the loan of $92,000.00!!!! I did all the calculation and this is insane. If I make all the remaining payments (252) I will have paid $170,558.64. My UPB before I fell behind was $114,000.00. So add on the $20,000 and you get about $134K. Then subtract the $36,600 principal reduction and you get my new UPB of $96,378.31. So, on this loan I will repay a total of $266,358.64!!! How is it even possible to do the math on the above and come out with I will still owe $92K in the year 2035. I understand most bank will tell you to make your payment on time and in 5 years’ time to refinance. We could never do that because of the balloon payment. What are we supposed to do here.

    Since November 2013 I've been trying to get a modification on my mortgage. I've submitted paperwork FOUR times. I submitted in November 2013, February 2014, March 2014 and May 2014. In January 2014 I tried to make the four payments needed to catch me up and be current, but they said I had to make six payments. They offered me a forbearance plan in February. I was unable to come up with the down payment. The plan was supposed to be cancelled on March 3 within 24 hours. I was told at that time to wait a couple days and submit my paperwork. I submitted the paperwork March 5th for the third time. Scheduled a follow up call on my Friday off. During that phone call I learned the plan hadn't been cancelled. I was told I had to submit a request to have it cancelled. I sent the request via e-mail as instructed.

    Two weeks later I had another follow up call. The relationship manager I spoke to said it the plan wasn't cancelled and that it was not my responsibility to ask for it to be closed. It was Ocwen's. She submitted a request to have it cancelled. It finally was. Two weeks later I had another scheduled call with my so-called relationship manager. He said no paperwork was found. Again I submitted it. I faxed it, e-mailed it, and uploaded it to their site. Today, May 9th, I had yet another scheduled call with my relationship manager who said he saw the paperwork was there but he was unable to access it. I e-mailed it directly to him. Once again I had to schedule another follow up call. Because they have east coast hours and are only available until 5:00 p.m. EST I am unable to speak to them except on my days off which is every other Friday. In May 2014 I had to more paperwork and schedule a call in another two weeks. I am afraid I am going to lose my house to foreclosure.

    This is the most shoddy, inept, and incompetent company I have ever dealt with. It feels like they are giving me the run around so I will be forced into foreclosure. Yes I fell behind and that was due to health and a couple of other issues. When I tried to make things right I was told I had to do more. I was unable to do more and now I am even farther behind. June 6, 2014 was the most recent call. My 'relationship manager' advised me my loan modification has been denied because the owner of the loan, which he didn't even know who owned it, had reached the number of allowed modifications. I asked what my options were now and he said 1. come up with $10,567.11 to reinstate the loan or 2. sell my home. What type of recourse do I have with this company?

    I went through a rough patch recently but fortunately got help from the Hardest hit reduction program and received 44k towards my mortgage payments. During the process, I was told that Ocwen said they would recast the loan and lower my payments which was the whole point of applying for the assistance. After Ocwen received the check, not only did they not recast the loan, they wouldn't lower the mortgage payments nor would they change the amount of years to make payments. This has to be illegal. Being that they are only a loan servicing company and Fannie Mae are my loan provider, how is it possible that as a veteran that I have to deal with a company like this. Now if I'm 2 days late and I mean the 2nd of the month, they are harassing me about a payment. I am now searching for an attorney to see if I can see if these tactics are legal and if not, I want to at least let the government that their stellar reputation with taking care of its veterans continues. I hope you help in this process for this business should cease to exist. Thank you and spread the word that Ocwen Sucks.

    Nov 2013, received a letter that my home insurance had been cancelled. I obtained a new policy and forward the proof of insurance to them. I called to follow up and was told they received the new insurance coverage. They were taking my insurance payments from my escrow account on a monthly basis. In April 2014, Ocwen transferred my mortgage loan to Northstar. I received a Final Escrow Account Disclosure Statement, and I was billed for 2 separate insurance policies. They charged $1,457.00 for Lender placed Hazard Insurance. I have called numerous times and have been told a reimbursement check will be mailed. It is now June, and I have never received any of the checks they promised. I am a disabled nurse and on a very tight budget. Can you help me?

    I had a house fire which required major renovation. PHH is sending my money from insurance directly to the contractor with my name nowhere on the check. I have no control over what he is doing with the money. I have called PHH constantly with no results. PHH is giving my money away right in front of me....

    I have been negotiating over a year with this company. Every time they request documents I send them. Then we schedule a phone interview. They say they are missing papers. I resend them. Then they say they will contact me. Then I get a letter saying it has gone too long and I need to resubmit new set of papers. It's crazy. They are are so inconsistent in their response and what they say on the phone to what they mail out. I ask myself, is it to confuse us? Then I think they themselves are confused.

    We have had multiple problems with Ocwen, even was forced into filing bankruptcy to prevent foreclosure. Now they say they will do a loan modification, yet are acting otherwise. I was told by Ocwen that it will help our case if we continue to make our monthly payment. Well, paid the payment, then received a letter that our payment was returned and payment was refused because Demand Expired... Whatever that means!!! Guess they want all or nothing... Looks like we are going to face foreclosure again because this band of thieves wants to have it their way! Worse company ever.

    I was discharged from Chap 13 bankruptcy in Dec 2012. BofA sold my discharged mortgage loan to Ocwen in Sept 2013. I received statements from Ocwen to start paying on the loan. My lawyers send letters to Ocwen to tell them to stop, but they continued to call. After the discharge in 2012 I ran a credit check and it showed a zero balance for BofA. No mention of Ocwen on the report. Last Apr 2014 I ran a credit report and found Ocwen has slipped in the bogus loan on to all three credit agencies. Ocwen needs to be closed down for their business practices.

    I have a lot of equity in my home. My account was in perfect standing when Ocwen took over. I've requested my loan documents, ask who has my note, etc. They 'told' me who has my note and of course, I contacted them to confirm. They do not, have my note. Ocwen has no clue who has my note. There's no record of a lawful transfer of servicing rights to Ocwen and I doubt they have the legal right to be 'servicing' my loan. However, after they took over the loan, they immediately found a way to raise my mortgage and escrow, then proceeded unsuccessfully to manufacture a default using all their RICO-style tactics.

    They tried (one of their favorite tactics) refusing to take my 2/2014 ACH payment for no reason other than to make it late so they could tack on their 'late fees, interest, penalties', etc. When I realized they'd begun their usual routine of 'feeing' one into foreclosure, I made my payment online which goes directly into their account. I threw them a curve ball and they immediately retaliated with a letter (dated the day after my payment cleared their account) demanding a sum of money for some vague "outstanding balance" alleged to have occurred "prior to the loan transfer" but without giving a date or any information whatsoever to support it. In other words they claimed, 'you had an unknown delinquency at some unknown time because we said so, and you'd better send X-amount of money.

    Then they tried to claim that my 2/2014 payment had been reversed and put my 3/2014 payment into a suspense account (doing their Ocwen-best to begin the illusion of missed payments) without explanation and refused to apply it to my principal balance (lawfully required by the RESPA, effective 1/14/14) causing my balance to continue to accrue unnecessary interest. Then, they claimed it was in a suspense account because I paid twice the previous month, only to then claim they reversed the "suspense payment", and on and on with their "business as usual" garbage. The tactics they've used to screw up my account are too numerous to list. Everyone who's been and is currently a victim of this predator knows their tactics well. I've acquired at least 1/2 dozen escrow analysis from them and each one is completely different. They taken money from my escrow account without accounting for it as if it's their private bank account.

    In their latest attack on me, they reported to the CR's (falsely of course) that I applied for, and am in active bankruptcy as of 1/2014. I am not in bankruptcy. They refused in writing to remove it from my CR. This will only result in a (another) lawsuit against these bottom feeders. I've been trying unsuccessfully to get an accurate payoff quote, and the nightmare goes on. You see, Ocwen doesn't want you to pay off your loan. They are in business of illegal foreclose and not, to "service loans". I've had to put my entire life on hold to deal with this just as I'd have to do if pursued by any other dangerous predator, be it a single human being or a 'company' such as Ocwen. Ocwen has a history of successful lawsuits against it including the recent $2.1 billion dollar judgment resulting from a sued filed by the AG's of 49 states. On a side note, gets who will be paying the judgment? Their investors.

    Rather than wax on about Ocwen antics, which everyone on this thread is or has experienced, in closing I invite you to read the testimony against Ocwen by a former Ocwen employee, Ronald ** in the link below. He clearly states Ocwen's agenda, tactics and even specific cruelties that employees were actually trained to quote to people while Ocwen was illegally foreclosing on their homes. Indeed, it isn't only, impersonal, unconscionable and insatiable greed that drives this monster, it's the wanton intention and enjoyment of inflicting sadistic emotional and mental cruelty upon homeowners, while in their well oiled and proven process of destroying people's lives and stealing their homes. So, have a good read and I suggest you grab some Tums or Pepto Bismal before you do because this testimony will make you sick to your stomach.God bless everyone who has been and is a victim of this parasite that is Ocwen, and don't give up hope because I do believe we will happily witness the destruction of this abomination that laughingly refers to itself as a 'legitimate' corporation.

    My mortgage payment went up $200/month. I was told it was because my insurance cost went up and because of that I didn't have enough escrow in my account to keep the payments the same. Supposedly, my insurance rates went up $800 per year. Even if that were the case, $800 increase over 12 months shouldn't cost me $200 more a month. After reading some of these entries and noting that individuals amounts that they owe on their mortgage has increased even though they have been paying for years, it made me think. If I remember correctly, my loan amount was for $107,000. I checked the other day to see how much I owed and they said I owed $108,000. I refinanced that loan 3 plus years ago. Unfortunately, my credit has taken a hit and there is no way I can refinance with another company. So what does one do?

    I just recently refinanced my Ocwen loan using my LOCAL Credit Union. My bank called and requested a payoff statement and sent a check for that amount to Ocwen. I had set up automatic payments through Ocwen for every 2 weeks and before I closed on the loan, I called them to cancel the payments because I was refinancing with another bank and did not want them to take out any more payments. They took out the payment anyway. Then I had to order a new payoff statement reflecting the unauthorized payment they took out. Of course they wanted to charge me for another payoff statement.

    My credit union sent them a check to pay off my mortgage with them, so I was relieved that I would never have to deal with their terrible customer service again. I was wrong. 2 weeks after paying off the mortgage, I got an email saying they were getting ready to take my bi-weekly payment out of my account. Again, I had to call them and complain. I was put on hold several times and when you ask to speak to a supervisor, they give you some lame excuse. They have also sent me a statement with amounts that do not reflect the amount of my mortgage. They also messed up my insurance escrow saying that I did not have insurance on the property (I've had the same insurance for over 20 years in escrow and never had to do anything about that). Had to get on the phone and spend a lot of time calling my agent to get that straighten out.

    Now, I just got an email saying they have been trying to contact me because I show a balance due on a mortgage that I no longer have with them. Not sure what to think of this seemingly crooked mortgage service. I had GMAC before it was sold to Ocwen. Thought It was good riddance but it seems like the nightmare continues... I am very frustrated about the outsourcing of jobs to India or wherever they are. I just don't feel like I am dealing with intelligent life. They just go by their script and have no idea how to help you. That's why they have to keep putting you on hold. They are asking their cubicle mate how to answer the question. I hate these people. Do not get a loan from them... RUN as fast as you can from them.

    I am having this exact same problem. I was paid ahead about 6 months and continued to make regular monthly payments. Instead of applying those as regular payments, they have been applying them as principal payments. I tried calling customer service and sending emails with no response. I finally sent a letter to their complaint department in December and they fixed my previous payments. Unfortunately, they have continued to apply all of my payments as principal payments since then. I refuse to send a letter every month telling them how to do their jobs. What a freaking mess...

    After 3 months of sending documents, I was given another list that was over 200 pages. I scanned the documents and put them on flash drive. I sent them as instructed, then had phone appointment. Was informed they had not received docs, but I had proof, sent them registered mail. Was told to send again. Ocwen is the epicenter of sleaze in the mortgage industry that practices shameless pettifoggery. I have given up trying.

    I was foreclosed in Dec of 2012. On a whim, I pulled my credit report and it showed that I was foreclosed by Homeward so I disputed it on all three credit reports of me and my wife. It has been removed by all three. Don't know if Homeward just is not responding to inquiries or since the lawsuit they just let them go. I have not seen this info out there so I thought I would share. I know it boosted my credit score way up... Hope this helps someone.

    Chase sold my mortgage to Ocwen in the middle of adversary investigation due to a bankruptcy. I had to pay my mortgage to the Trustee for almost 3 years. The case had been settled in court for the Trustee to pay off all the money that I have been paying to him for 3 years. The house title was legally in the state of Georgia. Ocwen did not get pay yet. Ocwen are fully aware of the whole situation. Ocwen is making my life miserable. I had a sewer backup in the house since March. I received a check from my insurance to repair the house. Ocwen ceased some of the money.

    I'm living in a horrible situation with my children. I can't repair the house. The Trustee did not pay Chase yet so Chase can pay Ocwen. The case settled & I'm still paying the Trustee. I don't have money to hire a lawyer. I have been paying my mortgage on time. I'm getting punished for no reason. Ocwen even tried to foreclose the house. I am very depress. I need a lot of help please. Ocwen have the worst customer service. Legally I should not be punish like that. Thanks for your time!

    We cannot believe the nightmare with this company. Already in a class action suit with Citi over the escrowed insurance and now they want our home through foreclosure with no warning certified mail and refusing our payments. Statements not sent being on the phone for hours trying to get anything straightened out. Now they send modification papers and then received a statement saying we owed 4,000.00. Week later got one for over 6,000.00. Oh yea so sure they will work with us on a modification. NOT!!!

    Unbelievably they have someone in India dealing with our loan modification, someone that follows a script. What government agency is over watching this company? We are in the process of losing our home and no one can help that lives in US? We need a class action lawsuit so that we can speak to someone who just doesn't say do a short sale or deed in lieu of foreclosure. Please if anyone has any idea how to deal with these people please advise!

    Son applied for student loan and I was the co-signer and was turned down because Ocwen reported to credit company that I was late on payment. Problem was I didn't receive a statement for the month in question and then I had to leave town for a family emergency and when returned being stressed didn't realize that statement did not arrive until I received the next month so I immediately paid both months along with the penalty and called them about not receiving statement and they said they would note this but they still turned into credit company.

    Now my almost perfect credit had been dropped down to 715 and I cannot be a co-signer for my son. I called them again and they said there is nothing they can do...I find this hard to believe since I have outstanding credit or did. Thanks Ocwen, not sure what going to do about my son finishing his last year of college and have no other person to co sign.

    These people are dumber than dumb. I made my first mortgage payment and my loan was sold to these idiots. Not happy at all about it. Nobody speaks clear English even had one to be rude with me. If I make a payment toward principal only, they ALWAYS mess it up. I call ahead and have note put in my file, I put notes on the check, post it note on the front of the check and make extra note on the statement that you put the amount you are paying on principal and highlight on all three and they still mess it up. Wow, How can people so dumb keep a job? I'm thinking about refinancing with a local bank that all speak clear English and have a brain.

    Update to my situation: I obtained Ocwen's email address in April 2014 and I started paper whipping them every 2 weeks, badgering them with request for status and forwarding a multitude of my email threads imploring for relief and recounting their transgressions.

    After I wrote this review in early June, on June 18th I was advised my loan mod was approved! Although my mortgage only dropped $150 per month (EVERY little bit helps!) my principal was reduced by an astounding $230K leaving a realistic balance of $428K (I live in CA)!!!! I couldn't believe it since they had been so shady, so I tracked them another 2 months with email stating I was detrimentally relying on what they said.

    Even when i got the paperwork, they left out an essential term such as the maturity date! Customer service reps who were clueless made up reasons why that wasnt necessary to the loan mod. I didn't relent and finally, someone with knowledge saw it, then resent new paperwork to me for signature which I signed with the speed of light and EMAILED back. I combed through their new website to match what i had been told, screenshot it repetitively, and after 3 payments I FINALLY feel safe from them and the ineptness.

    Further good news is my 30 yr fixed mortgage did not begin all over again from day one but continued from its 7th year forward! Plus, I'm locked in at 3.125 %.

    Other than a lot of prayer to a HIGHER source than mere man, I truly believe that the turning point was my diligent efforts in EMAILING them which provided a record of their pattern of disregard to the consumer when they had been blasted and financially reprimanded in December 2013 for doing just THAT. I didn't find that out until July 2014 when I perused the net.

    I was someone they needed to shut up because my emails proved they hadn't changed. My emails also advocated strongly for myself and supported I was the type of consumer who was worthy of a new beginning (aka loan mod). I know how stressful and anxiety provoking it can be to find yourself in pure uncertainty regarding the roof over your family's head.

    Document your plight, the fact you've complied repetitively with their requests, and stand out as a prime candidate for a loan mod, or demand your rights under the business laws for consumers if that's your grievance. Walk on faith and truly take the final decision OUT of MAN's hands...but DO your part. I hope this helps someone. Due to my excellent results although the road was h-ll, I'm updating my star-rating.     I have been in this loan modification process with Ocwen since September 2013 when they bought out GMAC. I had been in the loan mod process with GMAC before they sold since Oct 2012 due to having been injured on the job and exhausted my savings to make my mortgage with my disability checks. I have had to start all over again with Ocwen twice! I have been asked for every form or financial document under the sun and now they want my boyfriend's P/L statement and HIS taxes even though he signed the Non-borrower affidavit on Feb 4, 2014 which allowed them to obtain HIS credit report. He contributes financially but again, HE is NOT the borrower and my house is in MY name only, for which it will remain.

    I firmly believe Ocwen drags their feet to intentionally allow loan mod docs to expire to prolong the process; then demand that you continue to jump through hoops to send updates, ad nauseam; which then greatly increases the delinquent balance over the extended months of delay (almost 2 yrs for me) for which your balance is based on... the mortgage you can't afford! In turn, when they finally deny your loan mod, you can't possibly come up with the huge balance under your right to cure the default before they sell your home at the foreclosure sale.

    I had to rent out a room in my family home for which I have provided a lease and 6 months of bank statements documenting the rent deposit... Now they want rent receipts... oh, and documentation that my disability status will exceed 3 years despite a 2.5 yr history of temp disability check history. Really? How much more must I endure and who in the world can help us???? I have done everything I legally can to increase my income under the circumstances of extended disability and have provided proof repetitively.

    This company is the worst. First they list the info for the house I am trying to purchase in the wrong county. Once they do have the right county it has taken 20 days for the appraisal considering I have a 30 day diligent period. I still have no appraisal after 21 days. I called today/Saturday and there is no one in office that can call or reach appraiser when it was due Thursday. Still no answers. Not unless you are ready for frustration and aggravation do you need to use this company. They always have an excuse for everything! BEWARE!

They have requested verification of employment and year-to-date earnings. I've offered the toll free number for verification of employment number. I was told they DO NOT CALL for verification of employment and my employer will not release it to me.

    I lost my job in February 2011. We got behind on the house payments and were afraid we were going to lose the house so we started the modification process. Everything seemed to be going smoothly. Because we were afraid of losing our house, we signed the contract without realizing what it really stated. I will give OCWEN credit that they did have everything stated in the contract to cover themselves. However had I realized what was in it, I would never had signed it!!! I now owe $7,000 MORE than I did when I refinanced. The modification is supposed to be FREE but it is NOT!!!! I now owe the same amount I did when I first financed my house. All the money I paid for all those years was for nothing.

    When OCWEN bought my loan, they said I was behind and I wasn't. They take advantage of people who will sign anything to keep their house. I sent three emails to them through their site asking why I owed more. I thought at least they could give me an explanation. I received an email back the first time that said they would answer me within five days. Nothing. The second and third times, I also received a letter saying it would take them 20 days to answer my request. Again nothing. I finally called and because they couldn't answer my question, they made an appointment for me with an account manager whose name I can't even begin to pronounce.

    I told them he had to speak fluent English so I could understand him. He did. I was on the phone with him for over an hour and I could tell by his attitude and his voice that he was getting as disgusted with me as I was with him. The money was supposed to be interest from my payments that were behind up until the slow modification agreement was signed. I was so tired and frustrated I ended the call. I was also told at one point that $1,000 was credited to my account and I wouldn't have a payment for two months. I called them several times to make sure.

    It was recorded as all calls are. After not making a payment, I received a letter that my account was a month behind. I checked online and they had reversed the money. Now I am still trying to catch up. I will have a balloon pay sent at the end of my loan for $87,000. $36,500 was deferred and it isn't supposed to earn interest so I don't know where the other money is coming from. All I know is they are liars. They can't speak English and they don't care about people. I wish I could DO this over again. I didn't realize I could have used another mortgage company.

    Let me start by with, this company is a complete joke to work with, they string you along for years until you reach the point of no return and just give up which sucks because the difference of a short sale or deed in lieu or foreclosure on your credit report is huge. I start this process in Nov of 2011, started as short sale, never got anywhere then wanted to do deed in lieu, now it's gonna end up being a foreclosure because this company changes account managers on you every 2 months. Once you start communicating with someone and think they I might actually get somewhere, they changes managers on you and trying to get a hold of your old one is impossible, they have one number for everyone WTH! Oh or you can request a call back within 24-48 hours and it won't be a time that suits you of course.

    THIS IS TROUBLE CUSTOMER SERVICE. I ADVISE NO ONE TO USE THIS MORTGAGE COMPANY!!! So here we are 2014 and I'm still trying to get a deed in lieu on my property and haven't made a house payment in over 3 years. The property sits vacant because I got so close to getting the deed in lieu, we moved out. So not the homeowners association is taking me to court for the fees. JUST CANT GET ANY BETTER!!! The call I received today was after receiving a letter in the mail that I would have a approval letter in 30 days, and the story has changed again. I have to start the process all over because I didn't receive a document they mailed me and return it within the allotted time. I have received every other document you have sent, why not this one! I'm so angry right now, this company is messing with people livelihood and credit. Who will stop this madness????? ANYONE?

    My wife and I had been laid off from a pretty good paying job, working on the road about 3 years ago. We both had to take jobs at home that did not pay near what we were making for several years. Ocwen attained our account from Bank of America a little over a year ago. We tried to get a loan modification a couple of times and they kept saying we make too much money even though we could not pay our mortgage payment. We struggle with day to day bills to keep our home and daughter's home going since she is a single mother and can not find a job! Just this morning before my wife went to work, she called me and wanted me to meet her at the gate for some papers that were left in our door. It was court papers saying we are to "surrender possession of our property to Ocwen," not to mention I was never even notified of a court date or anything. We went thru this once before about a year ago, I had to come up with a little over $11,000.00's. We fell back behind and still got refused for a modification.

    Now they are trying to make us leave our home, not to mention have screwed up credit. I just don't see how a company can be allowed to kick people to the curb without trying to help save their home. They are evil and have no heart. I don't know what is going to happen but I probably will lose my home and my wife. She is about to have a nervous breakdown from worrying. We have had a lot of deaths in both sides of the family along with employment issues, I am at wit's end. This morning was the icing on the cake. Wish I was as rich as Ocwen, then there would be no worries.

    I have an Ocwen mortgage and an Ocwen 2nd mortgage, both were sold to Ocwen by GMAC. I didn't ever have a problem with GMAC, but I have had nothing but problems with Ocwen. At first it was ok, I make my payments online and they switched over to a temporary online service. Once that service expired is when all the problems started. At first I couldn't pay my 2nd mortgage online so I had to call it in, small inconvenience but it worked. Then I couldn't pay my 1st mortgage online so I tried to call it in and they told me that my SS# is wrong.

    I had to argue with them for well over an hour for them to understand that I have had the same SS# for over 30 years and I think I know what it is. The man on the line said that he would look into it and have it fixed, that was 5 months ago. Every time I call they tell me that my SS# is wrong and I spend an hour on the phone trying to convince them that they have it wrong and they tell me that they will fix it. At first it was just my first mortgage, now the first mortgage is right but the second mortgage has the wrong SS#.

    Today they really upset me. Every time they asked me to fill out a form with all of my information, I told them that I shouldn't have to, because they have all of my information, they should look it up and fix it. Today the guy said that I have to fill out that form because it is an IRS requirement and that everyone that has a mortgage in the country has to fill that form out this year. That was a lie. They are lying to people!!

    When I call I get someone from India that barely speaks English. They spend a lot of time apologizing, but no time doing anything. It is to the point that I really just want to finance my mortgage with another company so I don't have to deal with them anymore.

    I am trying to get an answer from the short sale department on why my short sale application was transfer or cancel out after six months. I own the Property at 13027 Cherry Bend Terrace for twelve years. I was laid off. 2011 I had to file Bankruptcy. The Bankruptcy was filed and discharge in 7/2011 and Ocwen Loan Servicing requested and took fees from me after the discharge - that is one of my problems. They owe me my $4,000.00 back and also the funds for the HAFA program. My home was in good conditions so I should get moving expensive. This is a mess I don't know were to start and no one at Ocwen Loan Servicing will give me any answers. I would like to have Ocwen complete the Short Sale that is still pending from 08/17/13. I have sign so many form that I don't know what going on I just would like my name off that Property. I wish someone from Ocwen would be upfront with me about what is going on.     We have not been getting monthly statements since the end of 2013. I have been using copies of old statements to mail in my payment (which I always send certified so they cannot tell us they didn't receive it). 1st contact was in February 2014 - verified address, which was correct. Told us they were having technical difficulty, but we could always write our account number on the check and they will make sure to credit the account. Next contact May 2014, still no monthly statement. We were told again that they are having technical difficulty. I need & rely on my monthly statement to determine if they received my last payment and the information that goes along with the mortgage structure.

    We recently had gotten a printout of our payments because we were not so sure that they are being applied correctly. Wow, what a mess. I have written several letters with my husband's signature to authorize them to talk to me. They always tell me they do not see an authorization on file. With bankruptcy, I cannot get online access and I am so frustrated. The information is so confusing that I cannot tell if the proper amounts are being applied according to the bankruptcy instruction. I cannot ever make heads or tails and now I am even further in jeopardy of even getting more confused because of the lack of statements. I do believe that there is some type of guidelines that require them to send monthly statements so the customer is always aware of the activity. They are really in violation and they should receive a penalty, just as the consumer does when payments are not made on time. Please, I need some help to figure out where to go from here. Thank You.

    We are being offered another modification - after not paying since 2009, and completing a Chapter 7 Bankruptcy. I am sure it is going to get worse before better, we already attended 1 court mandatory meeting and another is coming up on June 9th, but they want me to sign and remit this paperwork with a check before court date. Asking what fees would be added, and not getting a complete answer of what and how much. I am very leery of agreeing. I know they do not have the original note on this as they would not have taken so long. I also questioned the amount that was wrong on income - about $2000.00 more than we actually have. No answer on that one either.

    I think this might be a sham again. I will call their attorney that appeared in the meeting and further question (as with the bankruptcy I really don't owe a dime) her on this matter. I am getting tired and my health has suffered a whole lot just dealing with this for all these years. I cannot continue with this mess. They sent the agreement - NOT SIGNED BY THEM, and 2 spaces for us to sign blindly and not required to notarize? Something just doesn't feel right.

    Their REO property has been vacant for 1 1/2 yrs. We, the neighbors, cut the lawn for the first yr before they did the maintenance on it. Since, they took over its been overgrown then poorly cut by the butcher land rapers they hire. They were notified of violation by the two for unkempt lawn. They then promptly dispatched the land rapers to cut it. It went from very overgrown to scalped in 10 minutes. No attempt made to clear excess cuttings. I've contacted them with no reply as of now. Sadly, my home will be for sale soon, and their property across the street will likely cause me problems on the sale of my house. What a lovely view from my window I see daily.

    I had fallen behind on a note with Ocwen due to unforeseen events. After 3 delinquent payments I rectified the loss of income and wished to make good on the the back payments and late fees. I called the customer "care" line and explained my situation and was instructed to wire $XXXX.XX amount to Ocwen. After I wired the money, I called Ocwen and the customer care "agent" said the money was never received. My bank (B of A) called me 7 days later to inform me the wire transfer was refused by the recipient. My bank refunded the the transfer amount to my account (minus the transfer fee). I called Ocwen and asked about the nature of the wire refusal. Ocwen's answer was that it did not receive it in time, even though he gave me the quote 10 hours earlier.

    Fast forward many, many hours of hold time and RUN AROUND, there is no reason to ask for a supervisor because they are always busy or not available. They asked me to "money gram" them the funds from a propitiatory establishment (WalMart) with cash only. Intending to stop the perpetual late fees and get back in agreement with my loaners, I did what they asked. Now they claim they have never received the money and the sender has confirmed that they have. Ocwen is a financial black hole and they should be SHUT DOWN and brought under the RICO Act. What they are doing is illegal, despicable, and just down right wrong!! One Star is WAY WAY too many!

    Ocwen purchased my loan from Bank of America and I have experienced most of the issues others have described here. However, I have a new one. Ocwen allegedly inspected my home that I live in and sent my Insurance a notice that my house was VACANT. This made my insurance company CANCEL my policy. There is a 30 day grace period that I am in the middle of. Between my insurance agent and myself, we made over 15 calls to get this resolved and couldn't. As I get closer to the cancellation date we have still been unable to resolve this. Ocwen claims they can't send a formal letter stating that the house is NOT vacant, (even though they sent one saying it was vacant). My Insurance agent assured me she will make it her personal crusade after the long 3 day holiday to resolve this.

    This was never my issue or the Insurance companies yet we are fighting to resolve Ocwen's mistake. Thoroughly frustrated. Oh, I also receive late fees and home inspection fees when I pay on or before the 15th. I don't have the energy left to fight all of the hassles Ocwen is giving me. I have advanced stage Chronic Lymphocytic Leukemia and have enough to deal with, just trying to survive. Ocwen sucks!!!!

    Escrow shortage letter. We received a letter from Ocwen stating we had a shortage. We paid the shortage amount and included the payment coupon. We also called to clarify the situation and keeping our payment at or below its current level. Well, they took our shortage money and still increased our payment. We've been calling them every month since January. The reps either tell us they get it fixed or become very rude. I'm trying written correspondence next. I've also been told Ocwen is no other than GMAC. We had horrible experiences with them.

    I'm a previous Homeward Residential, AHMSI customer, with Ocwen for a few years now. I was charged an unauthorized fee on my statement for what I was told was an appraisal fee of $115 because another manager (not ever allowed to speak with the relationship manager I was assigned to) said I requested a modification or short sale. I spoke with my assigned relationship manager before they ever received our paperwork for short sale we processed with help from Home Affordable-HAMP program and he told me they would not approve a short sale for us anyway. But I had him I already sent in the paperwork the previous day. So when he told me I could not do short sale I did not send in more paperwork from realtor (after it took 5 months for Ocwen to get me a payoff) but they charged fee anyway. I asked phone rep to remove it because we were already told no short sale before they even received papers and nobody ever came to home and appraised it. Then rep said they did a "drive by" appraisal to see if I was still living in the home and I have to pay it. What? Really! So when I did not pay fee they kept telling me my payment was short every month and not paid.

    Again for the fifth time they are trying to force me out of my home. I had American Home Conduit, American Home Mortgage Acceptance, American Home Mortgage Servicing-AHMSI, the Homeward Residential, now Ocwen. I'm 70 years old, cannot sell property because it's underwater, cannot refinance because they ruined my credit, blocked me from short sale and now cannot do modification because Ocwen and HAMP program wasted all my time trying to do short sale, denied short sale before they even got papers, now tax relief money ran out in 2013. Does this sound like it was an intentional block to prevent me from getting any help? I have been plagued with problems from this servicing company. A company that just keeps changing their name. All they want to do is get homeowners into foreclosures.

    After speaking with another relationship manager, they will not even tell me if I will be affected by their 2.1 Billion fine for Homeward Residential Holdings-AHMSI customers. I wrote this to add a complaint to this site but I'll also go to CFPB, FTC, Attorney General. This mortgage has ruined my life and my retirement by charging me so much money for what I never signed for on the original mortgage. Got an ARM loan but signed for fixed rate, then lo and behold there is no record of my original papers I signed from broker or AHMSI. So they forged my signature and then said there was a notary present when there wasn't and then filed title papers with my wife's signature when she did not even sign at the closing, so now I have a tainted title too. I went to NH Banking Commissioner's office and they forced Ocwen to do a modification for me in 2010, but denied HAMP and payment was not enough to help me fix this mess. I have been blocked from getting any help since then by this horrible, horrible deceptive, manipulative servicing company.

    On April 7, 2014, I refinanced and Ocwen was paid off on April 7. It is May 22 and I am still waiting for refund of $1,507.11 from my escrow account. I get different stories each time I call: The check was mailed, then when I called to advise check never received, they said they would overnight a replacement check. Then I am told that there is a problem with their computer system and there are 3,700 people waiting for escrow refund checks. I tried to call West Palm Beach, Florida office and was unable to get through. I sent overnight letter to West Palm Beach and have not yet heard back. I am tired of getting people in India. What kind of outfit is Ocwen? Once I get my refund, I will be glad to be rid of them.

    I just went over some of the details that Ocwen Loan Servicing had on record for my account. They say that I have till 2020 before my loan is paid off, because the loan was taken out (with another company and then sold to Ocwen) in 2004. I paid ahead on my account for a couple of years, then I was told my loan would be paid off in 2018 because of the extra payments. What happened to the extra money I paid in to pay off the loan early????

    I transferred insurance companies in January. Ocwen (GMAC) transferred my loan to the Florida branch Feb. 1. On Feb 1, I made the house payment on the old loan number. The new loan company said I was late! I didn't even receive word that they transferred my loan until after I made the payment Feb 1. So that was a nightmare getting that straightened out. B of A had to call the Florida branch to tell them the payment was made!

    Then last week, Ocwen said I did not have Homeowner's insurance!!! I sent the documents through email immediately. My agent sent a fax. Turns out Ocwen sent a payment to my old homeowner's policy ($1400) the first of April. Then to try and straighten out this debacle, I spent over 4 hours on the phone. Thank the Lord I have record where the new company was paid in January and the new insurance company also had to tell Ocwen they were paid!!! It took me 2 1/2 hours to find out what happened to the $1400 sent to the old insurance company and it was the returned check credited to my escrow.

    Then I accidentally paid the May payment to my old account number. Ocwen kept the money!!!!!! Bank of America had to call. It was a nightmare on the phone. When they found out Bank of America was recording the call, they hung up!!!! They finally agreed on the old account at Ocwen GMAC to transfer the money to my new account number. It will take 5 days before it is posted!!!!!! I am also going to get charged a late fee. I have all the documents from Bank of America in case the money does not get to the new account number within 5 days. How does a company like this stay in business? Why is this company NOT being regulated?

    We have been fighting these people for months and months, actually years! We went tax exempt the first of the year and that started a whole new can of worms. We were finally able to get rid of the calls to India where they were very combative and are now directed to the US (this is the law upon request!) but still can't get resolution or find out where our escrow money went, among other issues. Just had to pay to close escrow even though we know there is money in there and where has it gone? The hours spent on the phone, the faxes sent and the letters written have taken up so much of our time and energy!

    All the other complaints posted just reaffirm what we have gone through, foreclosure aside. Was just told that the two analysis reports we received were of no use and a gal that gave us our lowered monthly payment figure on the phone later denied saying it! There are 7 more payments left on this nightmare and we are dreading how we are finally going to be able to be rid of this illegal business as sure as God made little green apples, they are going to fight us! I hope they are dragged through the ringer on the class action suit.

    My modification was done on December/1/2013 NY state, Suffolk county. Total modification amount I was paying for over a year $1900, last 3 months they are start billing me for $2200 which I paid always on time and online. Today I called them to find out what is the $300 difference that I am paying for last 3 months. I been told, I had shortage in my escrow account for $4400 and I have to pay that on top of my $1900 for 24 months. Basically they are now holding me responsible for taxes and insurance before the modification was done. I just read my modification papers and it does not say anything about the escrow shortage amount before modification. My question: Is this legal? Can they do that or should I fight it? Please help.

    My mortgage was acquired from OCWEN November 2013. Nothing but problems. My taxes which are paid by OCWEN are due quarterly. They paid the entire amount and then I had a negative escrow, my monthly payment has gone up. I have never received a statement from them either by mail or email. I log into their site and it consistently times out so I am unable to pay online. I make a payment with a foreign speaking rep., they always post it after the 16th and I'm getting slammed with late fee and a negative credit report. I made a payment on the phone - they said they had no record of it, so I made another.

    While on the phone the following day, they took out 2 payments - they just called yesterday. I made a payment on the 1st - they sent an email with a confirmation number posted on the 9th. They called yesterday (the 17th) and said they presented it to the bank on the 16th and it was the wrong account information, and it was returned to them. I called my bank - they have no record of them presenting anything to my bank. Another late charge, more negative credit reporting, what can possibly be done??? They have had all my checking account info since November. All the other payments came from this account without them ever having a problem pulling the funds.

    I have paid 6 mortgage payments ahead because I don't get paid monthly as most people do. So when I have money I make payments in advance. I have 5 payments sitting in a Suspense acct. They will not post them out but they will process it as one payment and reduce the principal. But then my next month's payment is due as scheduled. This is screwing me out of the effects of paying my monthly payments in advance. As I am not getting the interest benefit of this method. They are making money off my money sitting there in their suspense acct. When I call to speak to someone I get a person in INDIA that says the request was made and denied because it is an interest only acct.

    We purchased our home ten years ago. In the end of all the company name changes, division changes, and so on that has occurred within that time, we have fought to keep our home. Within one years of purchase, I became permanently disabled, and two years later so did my spouse, resulting in enormous income changes. We have tried EVERYTHING possible to get and keep our accounts current. Their customer service procedures have been abusive if nothing else. I have personally screamed at by 3 different CS people. In the LAST 12 MONTHS alone, 3 times they have LOST payments, charged outrageous fees INAPPROPRIATELY (cranking the balances up). They have withheld payments from being applied to the account until additional charges applied.

    I have tried to work within the company, through their "Forbearance Program" which is not anything close to an actual forbearance plan. Currently I have been trying for over a year to catch up my mortgage. When I get within one payment of current, suddenly my account will be shuffled; I will not be allowed to make a payment via the website, or suddenly the amounts change. Due to the long term effect of dealing with this, the stress levels alone have gone through the roof. I have lost 40 pounds, and have went within a two week time period, being told and receiving notices that... send this much and you will be caught up past the next month’s payment, all will be well, to, well you didn't send money (I did).

    I have been charged 1 1/2 times my current payment amount of the additional fees. I have received 5 billing statements from the company ranging from I owe 1997.26, or 1900.01, or 1505.79, or 324.07, or now today it’s 1109.97. But talking to the "relationship manager" assigned to me (this time, this would be our 7th in 12 months’ time) that once they find the payment I say they have most recently lost - I am only 2 months behind (excess of 900.00). This company has trashed my credit, destroyed my nerves, and I refuse to buckle under to their encouragements of Short sale or foreclosure. We only have 4 1/2 yrs left on our loan. MOST of our payments are supposed to be principal only, so this company is doing everything it can to get theirs before loan completion - although they say the contrary. I am unable to refinance now, due to their issues and damage. They need to be very closely EXAMINED by the powers that be in our country.

    We have a home loan with OCWEN Loan Servicing and always pay our monthly home payment on time. Our escrow account did not have enough money in it and so they increased our payment on our home and did not notify us except by mail. I was in school and only coming home on the weekend when I found out and called them to settle the issue. I paid all the excess and changed my payment to the current amount and now OCWEN in reporting my payments as late for those two months on my credit report. This has decreased my credit score. I sent them proof that I paid the payments and they said that they took my payments and held them until they had the full amounts, i.e. basically denying my payments or not putting them on my account but still taking my money.

    I am so furious and they say they will not fix this. This company needs to be stopped. I am going to check my escrow account and call my insurance company and my county to make sure they are charging me the correct amount. I am a disabled veteran with a family that was living on a fixed disability income and going to school and this is just wrong.

    I was not allowed to make a payment online because of no links. I finally paid over the phone and was charged $12.00. When I called to complain, I reached a foreign country and was transferred twice. After an hour dealing with Ocwen, I was denied my $12.00 refund. I've had other such experiences with nasty representatives.

    The company informed me that they picked up servicing my loan after the first payment was due. They insisted that I pay that payment even though the first payment was rolled into my closing costs. They claimed it wasn't. Then they started paying my taxes even though it is a non escrow account - never informed me that they were going to do this. They started to apply additional payments to my monthly payment with no explanation, slammed me with forced place insurance when policies were in full effect. Held and applied payment well after they were sent and sent me a default notice which I never got then stop cashing my checks. In short, try not to do business with these people. I understand they are now being watched by the authorities for the next 5 years. Maybe things will change.

    In March of 2014, an Escrow analysis of my account was performed and I was notified that the Escrow was short. The notice read that if I paid the shortage, my mortgage would be a specified amount. If I failed to pay the shortage, my mortgage payment would increase. Well, I paid more than the shortage amount, by the deadline date and Ocwen never made the adjustment to my mortgage amount. I have struggled with them to make the correction since the beginning of April 2014. Here it is May 13th and the end of the grace period is approaching. My account was transferred from one department to another in the midst of the Escrow analysis and this created the current monster. They have my money for the Escrow AND for the mortgage for May of 2014. I remain stuck in this purgatory with the awful customer service for Ocwen. If I had a choice other than to sell my home in order to get away from Ocwen, I would take it.

    I had my loan transferred from Litton (another horrible company) to Ocwen (an even worst company) in 2011. Ocwen tried to load $6032 worth of junk fees on to my loan and I had them remove these fees by simple following some basic rules of engagement: I do not call nor take calls from Ocwen! Every communication I have with them is in writing via certified return receipt. I sent my mortgage payment personal check certified return receipt EVERY month!!! I never pay online! I never pay via Western Union! I never pay with certified funds because I need a paper trial with my bank on when my check cleared!

    I send my mortgage payment with a letter (they ask not to send correspondence with your payment but I ignore that!) and the letter clearly states: 1) month of payment, 2) amount of payment broken down by principal & interest along with escrow breakdown, 3) account number to apply my payment, 4) date of the letter, tracking number of USPS correspondence in BOLD and sign it "proud homeowner". Payment is always sent certified return receipt to West Palm Beach address! They have to sign for it and I send a copy to Ocwen's President Ron Faris in Atlanta, GA. Next step is to start sending payment and correspondence to Willam Erbey in Virgin Islands.

    To repeat: DON'T ever call Ocwen!!! Send all correspondence certified return receipt and copy both Faris and Erbey! Let them know what problem you are having with their company. Always copy your local state Department of Corporations, State Attorney General and Richard Cordray with the CFPB. You can also include Office of Comptroller of Currency and the Department of Treasury. Once you copy these 2 federal agencies on your problems with Ocwen, you can now get your congress person involved since you have involved a federal agency. Your congress person cannot work with you on Ocwen but once you file a complaint with a federal agency like OCC or Dept of Treas. They CAN help you!

    And finally do not ever fax or call them. Keep ALL correspondence on a certified return receipt level so that they know you are building a legal case against them! You WILL get results if you avoid calling and faxing and send ALL correspondence certified return receipt! I defeated Litton and kept my home with this strategy so it works!!! Ocwen has never received a payment from me that was not sent certified return receipt! They know me! Ocwen's top brass knows of me!!! And I love it!!!

    I proceeded to go online to make my payment for the month (May). Hmm, My Password WOULD NOT WORK, which I found very strange because I had been using it forever... Now I realize why... It's because if they cannot reach you, you will have to call them.... Much Game!!!!!!!! Once you contact them is when the ** hits the fan... This is when they tell you that your bank declined the payment... No SO! I will walk away from this home and let Ocwen have it for $222.14. My rate is still 9.875% which is dumb as hell but what do thieves care, this is another way of stealing. How Will Stop these people... and in the meantime as a home owner What are we to do? How are we supposed to STOP THIS nonsense???!!!!!! I have all of my documents, all of my proof and still They won't listen. GMAC Did the Very Same Thing...

    Our home equity loan is paid off but I have to send them a notarized letter asking for them to "release a lien" so that I can get back an extra payment. There are no liens against it... That is just the word the person used. Even if I didn't have an extra payment due to me, I would still have to send this letter. That is crazy!!!! I called about this problem almost a month ago. The person told me that it would be put back into the account that the automatic payment came out of within 2-3 days. It wasn't, so I called back today. Now I am told that I have to send a notarized letter to them. When I call of course someone in India answers. The last time, I was told I could ask for an English speaking American. I did this time and the clerk got smart with me. I will NEVER use them again. Of course, we started with GMAC and they were bought out.

    I noticed on my "ACCOUNT HISTORY" that on 3/3/2014 the balance of my loan was applied to my loan resulting in a $0.00 "Balance Due" & consequently no Payment Due. According to my records, I still owed $40,000, so I called to find out what was going on. I was told that the account had finally been transferred from GMAC, the previous loan servicer on that date. (I had been paying Ocwen since April, 2013.) I also mentioned that when this transfer occurred, the amount of "Paid Principal Y-T-D" had dropped by $200.00; could she explain why. "No!" was all I got. Then was transferred to someone else in the middle of my conversation who told me I needed to call another number.

    The customer Service Center is based in the Philippines; there is a language barrier for starters. Based on my experience, I don't feel like continuing paying this company. Common sense will prevail later because I know that will not help the situation. Consumer agencies need to look into this company; it is horrible to deal with.

    We had several issues that are their errors! Refuse too change SS, they (PHH) claim they bought the loan with the late fees which are from March and November 2012!!! Numerous expenses sending all documentation requested, never resolved! According to what's online, PHH is in business with HSBC!! WHO BY THE WAY IS WHO PAYMENTS GO TOO!!!     OCWEN took over my mortgage recently and after several month they put negative and inaccurate information on my credit report. The bankruptcy was discharged in 2007 and I have made my payments on time since then. I call them and of course spoke to someone who barely understood English and was told, "you filed bankruptcy, stays on for 10 years." This is totally unfair and if our government condones this type of banking practices it is time we throw them out. We did once before, we can do it again.

    In August of 2013, we knew we would no longer be able to pay our mortgage. I immediately called both Ocwen and Green Tree (two of the worst companies I have ever worked with). I was told that unless I was behind on payments, they would not even discuss modification or any other program. So after the first month, I called Ocwen (1st mortgage). That is when the frustration started. I was then told that if I paid the monies owed, they would work with me but by this time, we could not pay anything. I persisted calling for the next three months with nothing but a run around. I filled out numerous amounts of documents, sent them in and about 6 months later, I was told that they worked out a modification of $100 off. I told them that I could not afford this since I had now been out of work for almost 3 years. They said if I refused there would be nothing they would do. I had no option but to refuse.

    I then called back to see what happens next and I was told that I could try and modify again. I filled out the paperwork, sent it in and the exact same rejection letter came to me. When I called to ask why they would have me do this again, I was told they were not sure, since once a Fannie Mae modification is rejected, it cannot be modified for at least a year. I quit, so they started contacting me. I got a letter about 6 weeks ago saying they could modify under a Government program called Streamline. We spoke to them on April 28th and today, on May 6th, we receive a letter that said if we did not make a decision by May 12th they would foreclose. I called for many reasons.

    First, I wanted to know how they expected me to make such a decision in only 6 days (two of them weekend days). The person I spoke to said it was not his problem if the mail did not deliver the letter on time (if I would have said that about my payment to them????). Secondly, they had raised my payments during the time I was not able to pay and now they are decreasing them to almost what they were before the increase?? They have also now made it a 40-year loan. Sure, maybe they are not charging an upfront fee, but you sure are not going to tell me that this is not costing me additional!!!! I will say they lowered my interest by almost a point. :)

    When I said I wanted more time so that I can go to a lawyer to have him look this over, I was told that there was no need because this was a government program. At no time was this Streamline Modification offered to me in all the months I worked with them. I seriously do not know how or why they are allowed to get away with this. I have never been able to speak to the same person twice.

    As far as Green Tree, I was told that if my 1st loan company would not work with me, either would they and that was that. If you think Ocwen is rude, you have not dealt with Green Tree!!!!

    I wrote one review of Ocwen but can't find it in this site so thought I would write another one. Ocwen is screwing up my HAMP modification loan as others have stated on this site I keep getting the wrong paperwork to finalize my loan. Now I found out on May 1st that they did not take my payment out of the bank with my auto payment- speaking with India sucks that's for sure. I filed with the BBB and SIGTARP who have elevated my issues with this company. Someone needs to step in and get rid of their CEO who only cares about his pocket book it seems. What they are doing to me is illegal and they should be held accountable as soon as possible. Since I was approved for a modification loan they have harassed me asking me when they will get their money. The reps for this company are pretty stupid or could they be really really smart...hmmm. I am currently waiting for an Ocwen rep to call me who has been assigned to my case because it has been escalated by SIGTARP. She probably won't be any help either but at least she is supposedly sitting at her desk in the USA and not India.

    I had a 2nd with GMAC. I had a 1st with American, then Homeward. All of a sudden, everything went to Ocwen. What a dark day that was. I cannot list all of the errors, except that from day 1, my first mortgage was in the red. I have NEVER missed a mortgage payment, in almost 30 years. After six months of notices from them, I sent them all of my bank statements and they agreed that I was never late, nor missed a payment. It was the fault of the switch over from Homeward. Within a month, it all started again! Now they say I am over one monthly payment behind. I have always mailed my first mortgage payments to the lien holder. In this case, Ocwen.

    Somehow, they managed to take weeks to put my check in the bank. It could not take 3 weeks for the Post Office to get a check from California to Illinois, where the office is located. They said it did. Talking to them on the phone is impossible. They all sound middle eastern, and speak with broken English. They seem to not understand me, and I have a hard time understanding them. Whoever set up the "new" website did not know what they were doing. Tonight, I was trying to pay my 2nd, online, and they are sorry, but they are down. This is the second time they are down. Last month was the same. I have not had a paper bill on my second in years, so I wait and hope that it comes up, before the due date of the 11th.

    I have sent packets of info to three different Attorney Generals. Three different states. I am going to send one more. I get two envelopes at least every two weeks, from Ocwen. They are identical information. That alone costs someone a bundle! I imagine all of us consumers! I could go on, but I am going crazy, and have to stop for a moment. If you get this far, take a look at the Better Business Bureau!

    Ocwen has bent over backwards to help me and my husband save our house. My husband lost his job during sequestration and I could not pay mort by myself. Not only did ocwen do a mod one time for us, they have done 3 mods for us within 2 years. The last time I actually screwed up and thought my payment during trial period was in April and when I got paperwork and found out mod was cancel because I didn't make the down payment in March. I was sure we were in trouble. I called ocwen and explained I got confused and guess what? They provided another mod for us. Ocwen has been exceptional to me and my husband. .

    Ocwen has got to be on the top 10 list of the worst companies operating in the United States. Like many others, they purchased my 2ND mortgage Loan. For a couple of months now, I have been trying to get a short sale approval on this 2nd Mortgage due to medical issues. It took them a month to recognize that what I was trying to communicate to them about requesting a short sale. Finally I was assigned a Relationship Manager who finally told me I could not apply for a short sale until I have a sales contract and I also finally got them to understand that they were my 2nd mortgage not my 1st. By the way the relationship manager can only call you on appointment every 10 to 15 days. He is also reading a script and cannot answer questions either.

    I sent them my 1st Mortgagee short sale approval, contract & offer and settlement statement and financial info they requested. They verified that they got it & it was under review and for me to call every 3 to 4 days for a status, because no one could call me if they needed anything else. Every time the relationship manager called me on our 10- to 15-day appointment, he told me it was under review. 30 days later, I got angry on one of my many telephone calls to check on the status, and forced them to transfer me to the short sale dept., that they would not provide me a phone # for. I was told by the short sale dept. that they did not have my paperwork after telling me for 30 days that it was under review. The short sale dept. gave me an email to email it again.

    I emailed it and they stated again they did not have it. I emailed it for the 3rd time. 2 days later, I checked to see if they got it. They told me yes that it was under review. I told them many times that this was time sensitive that they are holding up my closing on the property. They don't seem to understand, because it is out of the boundaries of their script. I wish the owners of the company could listen to the many conversations with me regarding the same issue. Due to the time delay, I am in danger of losing my buyer because Ocwen is delaying my closing, and I am in danger of my 1st mortgagee foreclosing on my property which I have tried to avoid.

    In addition, to add insult to injury, Ocwen is adding fees on top of fees to my 2nd mortgage for them sending someone out to my house to see if I am still living in the home. It is unbelievable that company would waste so much money in resources on a business model that is clearly not working. This business model is very good in script, reading the same script, to the same people, on the same issue, without ever solving the issue and frustrating customers. They might as well turn on a recording, same difference. Their representatives can read, but cannot understand anything outside of the script. They need to be able to understand the problem & be able to make a problem solving decision to eliminate the problem and the multiple phone calls on the same issues. If they solve the problem, it would not have to deal with the same customer on the same issue time & time again. As customers, we might as well be talking with computers, no difference. I have been "around & around, where this will end nobody knows." I may have to allow my 1st mortgagee to foreclose on the property & let them deal with Ocwen. If anyone out there has an Ocwen loan and can refinance with someone else, please do.

    Ocwen Loan Servicing has lied about issuing an extension for short sale approval letter when we have a closing date of today. I was told by a person of the name, Sujata at Ocwen that the short sale approval letter was approved to extend to a closing date of May 27, 2014. The letter previously expired on April 18 and the extension was requested on this date. It is unfortunate that we cannot close without their letter. Clive **, the Supervisor, was suppose to Escalate the letter to be sent. The Buyers have their moving truck ready to move in and the Sellers have moved out. This is a very difficult situation when so many people are involved and Ocwen is not supplying the document needed even though I was told by several different people that it was approved for the extension. Ocwen, please explain why this is so difficult and why a short sale approval extension letter takes so long to complete.

    Our mortgage had gotten sold to Ocwen from our previous company during our modification process. Ever since we have been dealing with them, they have lost our payments, will not answer any questions and keep giving us the run around. We have been spending multiple hours on the phone with them trying to figure it all out, but the people who answer the calls are clearly reading off a screen and will not answer any direct questions. I asked 10+ times during today’s conversation to talk with a supervisor and the person kept giving me the run around.

    When he finally "attempted" to get one, he came back and said a supervisor was not available. He said he could put in a request for a supervisor to call back within 24 hours, but that's not acceptable when it seems like they are trying to screw us over. When we first started talking with the people from Ocwen, it seemed ok until they transferred us to another section which apparently has no access to the first section's information. IT'S THE SAME COMPANY!! It is very frustrating dealing with them. We talk to someone different every time we call and the notes they take are conflicting with each other. Our modification is denied, it’s approved, it's denied, it's approved. We are stuck between a rock and a hard place... No company should be able to operate like this!!!

    Ocwen has my loan for the last 23 years. I am almost finished paying for my house. I got a letter from them one day saying that I owed 11 payments. I could not owe these people 11 payments without them putting me in foreclosure. I know that they has all those payments. It is impossible to sort anything with them because they never has the information you request or proof. They blocked my account so that I can't make any payments, and I am getting foreclosure letters. I have spent hours on this. I don't know what to do. They have no office where you can go and have a conference. If anybody can help please call **.

    My mortgage payment went up, but the automated payment by phone stayed the same. I paid my mortgage on time (I thought). Instead Ocwen was "holding" my payment, and therefore by the time I realized what was happening because I travel, and am behind opening my mail (but the automated payment system took my payment without mentioning the new amount), I have now had 2 hits on my otherwise perfect credit lowering my score about 100 points. NO PHONE CALLS, NO NOTIFICATION FROM OCWEN!! Now I've got them calling me off the hook calls from the "relationship manager" who offered to discuss my account ad infinitum, all sweet and upbeat, when they have ruined my credit. Wouldn't they have noticed the payment $66.00 short might be suspicious? Do they care? No but they want to "SERVICE" THE LOAN. All my fault!!!

    My wife and I were going thru financial hardship for over a year. I contacted Ocwen numerous times to try to get help. But every time we tried to get a modification we were denied and stated that we did not qualify. Finally in the month of December 2013 we were behind 10,340.00 and were forced to come up with the money and were told that if not, will not be able to get reinstated. So struggled and pay the bank in full thru Western Union the total amount of 10,340.00. Since then we have paid payments Jan-April 2014 on time. All we owe now is May 2014.

    On April 3 we received a call stating we owed 6000 and somewhat dollars. We were told that Western Union asked for the money back because the Cashier we used stated we never paid that amount. Luckily I had the receipt showing the amount was paid in full. Ocwen never called to inform that Western Union or the Cashier we’re requesting the amount back. I have contacted Ocwen to help us get the $5000.00 back from Western Union. They never called or sent a letter stating that they are looking into the matter.

    The only letter we have received are those stating we are delinquent when all we owe is May 2014. It is almost a month latter and I have still searching for $5000.00 and receiving delinquent letters. The worst customer service ever!!!!! I just wonder where is Ocwen loyalty to the Customer when they did not even call me before they refunded the money and then pursue me with additional fees.

    There is a reason why this company keeps changing their name. Now, most recently it is known as Ocwen Loan Servicing and this is their MO. They commit minor errors in billing mortgages but not enough to make these errors illegal. Then they use these errors to steal houses right from under the owners. Example: An owner is paying his mortgage faithfully for 20 years. All of a sudden, Ocwen denies payments. Owner cannot force Ocwen to take payments and therefore owner becomes delinquent. Once the owner tries to modify the loan or pay the payments owed, Ocwen tells owner that they are delinquent on the loan and they file a Trustee Sale. The owner has no way of paying what he owes to Ocwen because they let time accumulate for the loan to become delinquent and when owner tries to negotiate with Ocwen, they dig their heels in and will not negotiate. Therefore, robbing the owner of their home and their money. I commend Ocwen on a brilliant plan to never allow a person to become a homeowner.

    Ocwen, you beat out the Mob with your tactics. There have been thousands of homeowners that have lost their homes dealing with Ocwen, American Home Mortgage or whatever their name is. You can be sure of one thing, by next year, Ocwen will have a new business name. When are these crooks going to be stopped? They are thieves!! Be wary though, until they are stopped, they will continue to steal people's homes. Too bad they don't have a Nobel Peace Prize for thieves!

    My GMAC home equity was sold to OCWEN. On Oct. 1, 2013, I sold my home and settled this loan at a closing. I overpaid by $100.08, but OCWEN reported me to the credit agencies as being late instead of issuing a refund check. When I call, the Indian on the other end does not understand when I explain the situation. So, I tell him to send me a payoff letter. The letter they send me even shows the $-100.08 as my payoff amount. My credit reports has this account listed as being adverse even though it also shows 0 balance and 0 past due. I would love to sue this company. I believe they are criminal.

    Ocwen took over servicing my loan when GMAC turned it over to them in 2013. Now they are trying to stick me with their title filing fees of 1250 dollars!!! I didn't tell them to pick up my mortgage. That is a company expense and I am not paying it. What else can I do to get rid of this company?

    Since OCWEN took over my loan from GMAC I have had nothing but trouble. They have taken out my mortgage payment twice in the same month on multiple occasions. To correct this I am always told to write a letter to their "Research Department" and include a copy of my bank statement showing the withdrawal-even though they admit that the money came out twice.

    I have also been charged late fees where there wasn't a late payment. I have never ever had a late payment. I was able to fight the late fees and get them waived after hours of phone calls and writing more letters to the "Research Department" explaining their own error to them. I now receive phone calls from their call center in India asking me for my social security number. They will not tell me why they are calling unless I give them my SSN and I am fed up and refusing to cooperate at this point.

    Since Hurricane Sandy, October 29, 2012, I have been trying to rebuild my home in Union Beach, New Jersey. My mortgage was previously administered by IndyMac/OneWest and was sold to Ocwen in October of 2012. I have not had a problem with payments being recorded correctly; however, I am now having a problem with getting an approval to rebuild my home and the release of my Flood Insurance monies received after the storm which are being held at Ocwen in a Restricted Escrow Account in my name.

    The previous mortgage company mentioned above, IndyMac/OneWest, had allowed me to be assigned as my own general contractor, which enabled me to get 1/3 of the monies paid by my Flood Ins. Co, directly made payable to me. Ocwen states that they cannot honor that agreement and that checks must be made payable to myself and the contractor. I have finally chosen a contractor and decided to rebuild using a manufactured home of almost 2000 square feet consisting of two-stories and a foundation made of wooden pilings, as per new FEMA guidelines which require elevation of 15 feet!!!

    Ocwen has decided that they are not releasing monies or approving the home I have chosen to build. My original home was 1848 square feet and this new home appraisal completed has more value than my previous home. I have sent my complaint to the Department of Banking Commission in hopes they can help me resolve this issue. I also agree that when you contact Ocwen, no one knows what is really going on and just reviews some notes on the computer screen with no real information regarding the loan, or in my case, my rebuilding request and all the information they requested that I have submitted at least twice since they took over my mortgage. I would willingly participate in a class action lawsuit as well... Just not quite sure how to proceed.     I haven't had any issue with PHH until I realized my six payments that should be applied to principal weren't. I have called twice and was told that it will be reversed and to check my account in 5-7 days but still nothing is accurate. I don't find it acceptable for my mortgage company to cash a check and then place it in suspense when the goal is to lower my interest paid and pay-off my mortgage sooner. I will call again today and request to speak with a manager in hopes of resolving this issue.

    They purchased my loan from GMAC and kept rejecting my insurance invoice (3 times) so it did not get paid and thus canceled!!! Now I am TRYING to get them the new insurance (not as good as the first!). It has taken over 3 HOURS. Ridiculous, if you have a choice DO NOT USE OCWEN!!!

    I have been dealing with Ocwen and until a few years ago had no complaints. But as of last year have had nothing but problems with them. Three years ago, they said they had paid my property taxes, which they had not and I had to go to county office which is over 50 miles one way to get proof. Last year they paid someone else tax and put it on my account. It took me going and getting proof that my taxes were paid by me before they would even listen. Jan I paid my mortgaged payment and they said I had already paid which I knew that I had not. My April statement said I owed $620.07, I paid $650.07. Got a call today and they want for the 2 months that they said I had already paid. Have been on phone for over 4 hours with as many people trying to get explanation and all they can said that it was our mistake. Will pay what I know that I owe but how many people do they do this to that can't afford???? Just wrong.

    My mother's home loan that she started in 1999, was bought by Ocwen during her loan modification with Chase in 2010. She thought she was getting the Home Affordable plan, but Chase gave her the slip and sold it to Ocwen just as the modification was being finalized. She constantly has trouble with this company as they are constantly trying to get fees, selling her stuff, or just lying about payments that were made. My mother is fed up! And wants to take Ocwen to court. So, today I am asking everyone who is done with Ocwen's games to come forward so WE can get our hard-earned money back, and prevent Ocwen from doing this to people in the future!

    Our loan was sold to Ocwen by Morgan Stanley. First several months, we did not get statements. Then because of lower rates, we refinanced with local bank. Lawyers from local bank could not get a payoff from Ocwen to close. It took Ocwen forever to respond. Then after paying off loan and closing loan all done by bank lawyer with our signatures in the month of April... sent overnight certified mail with signature they received... and they cashed the check... I receive a delinquent notice for the month of June. Call; they say ignore. Then again the month of July... call them again. They say it's all paid, computer error.

    After having PERFECT credit our in entire adult lives, my husband and I are denied a credit card the following February. When we asked why, come to find out that Ocwen reported us delinquent on our loan to credit bureaus for June and July and that we settled... mean not paid in full in August. All of that is untrue!!!! We have (including our new bank) sent all of the documentation to clear this up. They ignore their faults. We even have a congrats letter for paying off our loan and closing in April!! They are impossible to understand. They lie and contradict themselves. They don't have an email account and the addresses aren't even real. They are in India and they could care less if they ruin your credit! We have two lawyers working with us and they ignore them too. Craziest situation I've ever dealt with. Time consuming. Trivial pursuit. They are like Bernie Madoff. Big scam!!!

    Ocwen purchased my mortgage from the original lender with whom I had been with for over 10 years with no problems. As soon as I was notified the loan had been transferred, I changed the auto payment through my bank from the original lender to Ocwen. All was fine for the first three months. Then in January, Ocwen tried to change the terms of the loan. Under the original agreement, I was not required to pay escrow payments but Ocwen arbitrarily claimed I owed over $600 in additional payments each month. I have made numerous calls to various phone numbers listed for Ocwen. Half the time I get cutoff when being transferred from one phone bank to another. When I do get through, I get someone with an obvious foreign accent who does not even bother to listen to what I have to tell them and instead stubbornly insisted I make additional payments.

    I filed a complaint with their "Customer Service" department via e-mail. I received a reply that I would have an answer in 10 days. I then received a letter telling me they needed to study it further and it would be an additional 20 days. When I still received no reply I contacted them by phone and was told they would prioritize it and I would have an answer in a week. Since then, I have received a letter from them telling me it would be another 45 days before they could resolve it and then received two notifications of default threatening to foreclose even though I have made every payment in full since they acquired the loan. I have filed a complaint with Ohio Attorney General's Consumer Protection Department.

    My 2nd Mortgage was purchased by OCWEN last summer. I have never missed a payment or been late. Well somehow I did miss a payment for this February (2 months ago). My normal payment is $197. As soon as I got the March statement showing I owed $396ish, I sent them $400. Now every couple of weeks I get harassing phone calls and they lie. My statements and THEIR website both show I am back on track and everything is ok. But according to them it isn't. A guy from another country called a week before my April 11th payment was due wanting to know if I was going to make the payment and it was $200.38 because of a late fee. I said of course I would pay it online that day. I went ahead and paid $201. Today he called me demanding that payment. When I told him I had paid it he looked it up and said oh that was last month. I reminded him that he called a week and a half ago and told me that was exactly what I owed in April. He kept saying I owed another $192. I kept arguing with him that he was wrong and HE hung up on me.

    I called back later and talked to someone else. She was telling me the same thing. She said that $400 I paid in March didn't cover two months of bills, but only one month and the rest was applied to the interest I was overdue on, then she said my payment they received last week was in a suspended account and she asked me if I wanted it applied. OF COURSE!!! Now I owe $8!! Ugh these people can't keep their stories straight from week to week, nor do their stories match their bills they send me or what their website says. Thankfully we are trying to sell our house. After my experience and reading a bunch of these others how are they allowed to continue!!!

    My mortgage payment includes the payment for condo insurance. Ocwen refuses to escrow my account and my insurance company has sent me a notice of cancellation. I have been through this with Ocwen several times. Once it is corrected the next time a payment is due they refuse to escrow. I was told I had to put in writing authorizing them to escrow my account. I am very upset due to the fact it states in my contract the condo insurance is include with my mortgage payment. They have received a copy of my closing contract and declaration page from my insurance company, yet this continues to be a nightmare. I am stressed to the max. As a matter of fact I have renter's in this condo. How dare they not escrow my account and I am about to be cancelled by my insurance company. This should not happen. It's wrong.

    My husband left, leaving me with the mortgage and all other bills. Until I could get him to court, I called Ocwen for help because I am on disability and receive $800 a month. They allowed my husband to fill out a modification form in my name only and removed him from the loan. It's been almost a year and I've had monthly contacts with OCWEN TELLING ME NOT TO WORRY, THEY WILL HELP ME. I filled out another modification two months ago and every piece of paper they requested from me, they were given, but always wanted something else.

    I recently sent them all the required information again on April 3rd. On April 5, I received foreclosure papers from the bank saying I had until May 12 to pay $16000.00 in fees and pay payments. My goal was to follow through with Ocwen to let my payments and put the past due balance at the end of my loan. I've lived in this house my entire life, my father built it in 1942. I have struggled with Ocwen, BEGGING them for their help since the situation that occurred was their mistake by taking my husband off the loan. It's almost impossible to remove anyone as the borrower and allowed him to falsify these papers and expect me to pay a $1200 monthly payment on an $800 income.

    I had to put my parents on the loan to elevate my monthly income from $800 to $2900 a month and they told me today that wasn't enough. I've done everything they have asked, for a mistake they made that was very shady, and my husband is no longer responsible to pay for anything. How is raising my income to more than triple not enough to lower my payment a couple hundred dollars? They had been running me around in circles for the outcome to be against me. I cannot find any help. I want to keep my home. My mother and stepfather live on the property in a mother-in-law suite. They are in their 80s... How am I supposed to uproot them and find a place to live in such a short time when my mother had lived here since she was 21? I'm fighting a losing battle again - a company who told me "NOT TO WORRY, WE WILL FIX THIS??????"

    1st - in order to make a mortgage payment online to PHH, one has to pay a $12.00 processing fee. This is a gouging financial practice. 2nd - Payments are due on the first of each month, but payment is not late until the 16th. If payment is mailed on the 4th or 5th from Champaign IL, PHH conveniently does not receive it in Palatine IL, until sometime after the 16th making the consumer responsible for a late payment fee. Because of the way my income is received, I cannot pay on the 1st of the month. I will either mail my payment during the first week or pay online. It both cases I am the loser - either with the processing fee or the check gone missing thus I must pay PHH a late fee. Don't tell me to have a direct debit to my account set up. I don't want to do that for a number of reasons.

    We have our loan serviced thru Ocwen with minimal issues until we had a house fire. Going thru the fire was bad, dealing with the insurance company process was worse. Dealing with Ocwen is far and away worse than both combined. No one speaks clear English. You can not get to a supervisor or anyone other than someone reading off the screen - circling around your issue - without providing any answer or resolution to the problem. They have changed their story 5 times over 3 weeks while they delay the distribution of MY insurance claim money so I can rebuild MY house.

    Every person has a different excuse from a form missing, to an improper signature to not having enough information on the form. All of which were filled out completely (in detail) and sent as a single package. Yet every phone call has a different excuse as to why they get to keep my claim money longer and they are so very sorry that I cannot build my house. They will get the money right out, but they need one more thing... and even when you pay extra for an overnight delivery of funds they send it out 2 days. In the age of electronic transfers what the...???

    My mortgage was sold to OCWEN back in Sept 2013. I have nothing but headaches with this company. They have taken payments out twice in the same month on a few occasions and blame it on the computers and then expect me to prove to them that the money was taken when they admitted to me that it was their error. Now I submitted a payment recently and have confirmation number and once again they blame it on their computers. I have spent way too many hours on the phone with their customer service and I get nothing but the same apology. I don't want an apology. I want the issues fixed. Nobody can help me. I so want a new mortgage company but why should I have to pay to get a new company when OCWEN can't get their act together?

    Every time I call I have to ask for an American speaking associate. You call, hear the full announcements over and over, then get someone from out of the country who has no clue how to help you. The online service is not complete and the international associate refuses to transfer me to a US associate. Ocwen has the WORST CUSTOMER service and if you don't have to go with them for a mortgage I suggest you head another direction.

    On several occasions, I've contacted Ocwen loan concerning my home loan. We are under contract for our house to be sold and are currently under a financial burden. We are two months behind on our mortgage. We've received a 45 pre-foreclosure notice in the mail which states we have until May 4 to make payments. We are scheduled to close on our home by the end of April or first week of May. I've informed Ocwen loan of this situation to see if they would be willing to work with us at all. Ocwen went and put locks on our home and put a notice on our door. I was told that they did this "to secure the home until the payment is made." I was assigned a "relationship manager" and she informed me that if we're able to pay off the loan and close on the house before May 4, we would be ok.

    Or if we could make a payment on or before April 30, the foreclosure process will be delayed by another 30 days. Yet, they still put locks on our house and a notice on the door. It wasn't until I shared their rating on the BBB website and to call the State Attorney that the representative came back with the code to the lock on the door. However, Ocwen is unwilling to take the locks off the house. Also, after asking to speak with a manager, I was refused. I was told the representative would handle the situation. I was then told that a "property inspector" has been assigned to our case and that I could call him concerning the situation. Ocwen loan needs a WAKE UP call! This is NOT how you treat customers concerning their home and credit.

    I applied for keep your home Calif. program after Ocwen Loan Servicing kept making and retaining errors regarding my account in late 2013. Back in June 2013 I was approved with Keep Your Home Calif. principal reduction program. Ocwen knew of this and quickly granted me a loan mod before the state reissue a mandated revise loan mod which would not require a balloon payment after loan was paid in full. At the time I was coming off unemployment and working self employed and during well later I was force by Ocwen to sign a note stating that a balloon payment would be due with no dollar amount on note. This was their first tactic. Again I was approved by Keep Your Home Calif. and I was told by Ocwen on Jan. 17, 2014 with the relationship manager that all docs were received regarding the loan mod. needed to go forward with the hard hit fund and that I would be contacted from my new hard hit fund relationship manager.

    Later that month, I called to speak with this hard hit fund relationship manager, no answer and no reply back of countless emails sent over from Ocwen customer service reps. I called twice a week for updates and to speak to this hard hit fund relationship manager but I never got an answer. Recently I spoke with a manager stating items were missing (roommate agreement, rent receipts) and that my file was incomplete. I uploaded these items the following day. I called back within three days to confirm that my file was complete. A manager confirm all items were received on April 2, 2014 which means there is no reason for delays, to continue process my file with Keep Your Home Calif. ID #**. Today I called for updated info and asked once again to speak to the hard hit fund relationship manager only to be told that the file was close. And that my loan mod was denied, reason valid proof of primary residence.

    I supplied every possible documentation a human being provide and more. Ocwen stated that the credit report they pulled on Jan. 30, 2014 shows best known address as out of state. But also shows current home and P.O. box address. My response was, "Are you kidding me? Credit reports are known for inaccurate info and I have not apply for credit since 2008 which all three of my credit reports shows this." They told me to send them a copy of my credit report and stated to them that, "Why don't you send someone to home of sixteen years to confirm my living status?" Tactic not to have to deal with the state program.

    Ocwen bought my Mortgage in late 2006 after only 2 months of signing with my original lender. Three months following my first payment to them, I started to pay bi-weekly in order to shave years off my 30-year term. Soon after the beginning of 2007, Ocwen had contracted a third party manager to take my payments. I soon learned that this third party company forwarded my payments to Ocwen only once a month instead of two, hence, rendering my potential for Interest savings, useless. Despite my letters and phone calls of complaint, Ocwen wouldn't budge from their dependency for their Third Party associate. Ultimately, my complaints to this Third Party made them turn over my records to Ocwen for future direct payments. To this day, Ocwen claims no monetary responsibility for the actions of their Third Party Associate.

    Since our economy tanked in 2008, there were many more battles with Ocwen, including but not limited to duplicate and inaccurate billing, slippery math calculations and convenient Company protocol, designed to balance in default so they could threaten me whenever they felt the need. I'm still battling them today, and had reached out to Governmental Agencies in an attempt to get help... but the process is slow and arduous, as Ocwen will do all that it could to deny wrong-doing. If anyone subscribing to, or monitoring this forum, wishes to contact me with any hint of initiating a class action suit against Ocwen ... I'd be happy to join forces, as I have much more to tell.

    I have been contacting Ocwen since January about bogus fees and loan modification and every month I speak to the relationship manager and get nowhere. I filed a complaint with the consumer banking and finance and they responded back to them saying it was denied but have not sent me any paperwork and they are telling me my payments are one thing and the statement I receive has total different payment and they continue to lie and schedule phone calls to reschedule without attempts to resolve anything. As of today, I do not know what payment is and I'm in default.

    In 2010, Ocwen assumed our mortgage. Our previous lender never notified us that they transferred our mortgage, and Ocwen never notified us that they had acquired it. All of this supposedly happened in July of 2010. Mind you we still paying GMAC up until September 2010. On our original mortgage, we had no escrow account, and paid for our property taxes and insurance on our own. First trick, Ocwen paid our property taxes without telling us. When we went to pay our taxes, we were told that our mortgage company paid them (GMAC). Second trick, Ocwen initiated an escrow account to cover the property taxes and insurance, but didn't notify us until September 2010. Meanwhile, we're still making payments to GMAC. Third trick, while they're receiving our payments from GMAC, they took our mortgage payments and put them in escrow, didn't pay our principal because they placed the money we sent them in a suspended account; and once again, they didn't tell us.

    After a year, they finally agreed to remove the escrow account, but continued to place our mortgage payments in SA. 3 1/2 years later, we are still fighting with these idiots because they continue to charge us late fees, and keep trying to place us in default. We have never missed a payment, yet we are $8000.00 in the hole. I've had it with these no moral having **. Come hell or high water, I'm getting back what's mine!

    First, Ocwen does not honor the terms of the second granted by my bankrupt GMAC mortgage company (with GMAC for 20 years with excellent credit) but I am held to the letter of my agreement. The statements I received 2 months in a row showed a minus $13.00 and minus $16.00 dollar amount. Who gets a statement like that? I called 3 times to straighten this out. Hours on the phone. Then I received one. I sent in an extra payment knowing there was something foul (of course you will then need to spend more hours straightening out your credit rating). Then I get a notice saying my payment was short.. I called India today at 5:30-7:00 getting a runaround and they offered to give me a one time courtesy late fee removal. GEE Thanks. The "customer service" told me to be patient and talked and argued and would not give me to a Supervisor. They are horrible and you have no recourse as a consumer. What can I do? Is it because I have a nice rate on this equity line that is no longer honored as an equity line. I do wish someone would take this horrible company on!

    I have been trying to deal with Ocwen Loan Servicing, LLC for months on top of months. They cannot speak English; they do not keep their word. You cannot call their customer service number and get any sense out of anything they say. My husband passed away very unexpectedly and I have been trying to work with them to get a modification. I have done everything they have told me to do but they never follow thru with anything they say. They need a class action suit filed against them. What needs to be done to start it?

    My loan was sold from Bank of America to Ocwen in November of 2013. They did not send me a bill for December but BOA did. I paid them. Ocwen sent me a bill in the amount of $4000.00. I have spent countless hours on the phone trying in desperation to receive an explanation for the huge amount. They told me that it would take 60 days for them to receive all the information from BOA. I was also in a Chapter 13 bankruptcy which was discharge in August of 2013. They say I am still in an "active" bankruptcy even though I have sent them a discharge order, therefore I cannot access their website and I cannot receive a paper bill through the mail. Another time I called, I was told that they are having technical issues so that is why I haven't received an updated bill. Today I was told their "production department" is having issues which will be resolved on April 16th and that none of their customers are able to receive a bill in the mail.

    I have yet to actually receive a bill so that my account can stabilize. I mail them checks which take up to 3 weeks for them to post which is of big concern to me because they call themselves a "debt collection company" along with punitive charges which they may or may not use at their discretion. When I told the woman today that I mailed a check a week and a half ago, she suggested I call my bank to see where it went.

    This is like having someone who is drunk behind the wheel. Everything they send me is smoke and mirrors. No one can give me a straight answer. It is almost as if they are trained to be confusing. I always get someone in India which is fine as long as I could get answers but I can't and then I requested a call to the US today and I got someone with a thick accent, again not an issue but confounding because it layers the problems I am having. I am not getting clear answers and then the confusion is delivered by someone with a thick accent. It almost seems deliberate.

    I don't know what to do. I have filed a complaint with the Consumer finance department but not sure what, if anything, they can do and I can't afford an attorney. This makes me very very nervous. There has to be something we can do, all of us who are having such a hard time. This is taking up hours of my time when what I need to be doing is using that time for my business so that I can focus on more important things. We should be able to charge a company like this for our wasted time because clearly they don't care.

    We had been trying to get our mortgage lower because my husband is disabled from serving in the Army and have submitted several mitigation application to Ocwen Mortgage loss mitigation. He had not work in almost two years because of his disability. I had tried paying the mortgage by myself and maintain the cost of living and keep the house up for me and two children and it has been hard. One time talking with the representative, she laughed as if this was a joke and now we are going to be homeless. I have a disabled child as well. My husband is in and out of the Fort Root facility for his sickness. This has been unbearable. Every time I have submitted the Mortgage loss mitigation, the representative always send something back saying it wasn't submitted when it was and they couldn't find letters they had send out to us. It was just terrible. We are in the lawsuit and have not receive anything. This is just terrible. Please help because now they have sold the house to foreclosure and did not even contact us until after this and never did let us know if the mitigation was approved or denied. This needs to stop.

    GMAC sold my mortgage to Ocwen a year ago and now that they have it, they are saying I am 5 months behind and my escrow acct. is -$532. Never missed a payment, have not missed any with them. Now on April 5, 2014 I received my March payment back. What are they trying to do to us?     A couple of months ago I received a letter from Ocwen stating that they took over my account from GMAC in October and that my taxes were not yet paid. No kidding, they were not due until November. However, I got the letter in early March, after the taxes had been paid in full. They said I had 30 days to pay & show proof. I told them to look it up and prove that they weren't paid. Today, I got another telling me my ins. deductible is too high and I have to lower it. Screw them and the horse they rode in on. Now I will see about doing a refi with my bank. Fuss on them.

    My husband called to get our 2013 interest info for our taxes. Well, he found out that his payment for the current month was showing as unpaid when the money was already taken from bank account. He spoke to the rep which was clearly from India and did not understand the problem. He just kept talking through protocol and ignored the concern. Called again, had to re-explain and the person didn't understand and said to call back again, only to have to spend another 30 min to go through the whole thing again. They won't call back or have someone research the problem. Really angry.

    Of trying to get a fair review of a modification loan no laws are applied to Ocwen's practices. I have letters giving you a merry go round to wear you out and the law applications are subjective to what Ocwen wants to do. I think enough material of unfair business could be put together for a class action lawsuit. Someone out here give it a start!!!

    Does there happen to be a class action lawsuit started yet? I'm finding it difficult to prove anything such as sending in not one but two homeowners assistance packages and finding out they were "misplaced" and "never received." Increased my payment by $400 and refused to take my original payment. When I told them I was borrowing money just to make the original payment (hence the request for loan modification) and couldn't make the extra $400, they suggested I apply for the homeowners assistance program. I informed them that I had already sent it in twice. I just want out and don't know what to do. What I do know is that this mortgage company is incompetent. The right hand doesn't know what the left hand is doing. Lawsuit?!

    Have been unable to contact this company. They make appts to speak to you and do not call. House was in short sale and had a cash buyer. They never settled it. They want it to go to auction, have not foreclosed on it. When you call them the call goes to India. They are corrupt. They should be put in jail.

    Like they have done to so many others OCWEN is trying to screw me. They took over my loan just a year ago and last week I got a letter saying that they are not happy with my HO Insurance deductible and that I must lower it to $1000. Well that just isn't going to happen so I am in the process of refinancing with someone that will let me keep my $5000 deductible. In the meantime, I called them to ask for a waiver on their stupid deductible requirements and was told that "those letters are automatically generated but never followed up on and that I can just ignore it." Yeah right, like I am going to do that and have you people hit me with some penalty. So I am still in the process of refinancing and I just got a call from the new lender saying that they have hit a snag in the process because my property taxes that were due on Feb 1 have not been paid. WHAT?!!!!

    So I check the LA County Tax Assessor page and sure enough taxes are due on Feb 1st. I check the status of my payment and it is not reflected. So I logon to OCWEN’s site and it shows it was paid from my escrow account on March 20 (50 DAYS LATE!!!) It will be officially delinquent and subject to penalties and fees if not received by the county on the 10th of this month just a week from now. So of course I call and they can't tell me why it was not paid on time and they want to charge me $5 to send me a fax confirming that they made the payment so that I can forward that to my new lender. After 2 "Disconnects" when I asked to speak with a supervisor I finally got someone that waived the fee and they sent me the fax saying that the taxes have been paid, albeit 50 days late and still not received. I hope that is enough to keep pushing forward with my re-fi effort. I swear if my new loan is ever sold to these scumbags at OCWEN, there will be hell to pay.

    We have a 30-Year fixed mortgage here in CA that we took out with GMAC several years ago. When GMAC Mortgage filed bankruptcy, OCWEN Loan Servicing took over the management of our payments. We pay principal & interest as well as property tax escrow each month. Our payments are made automatically each month using our online bill pay on the first of each month. We've never made a late payment. A few days into the month, I logged on to the OCWEN online system (Ocwen.mortgagebanksite.com) to confirm their receipt of our April payment as I track the interest monthly for my annual tax return. I logged on and was surprised to see that the principal balance on my home mortgage is now $0 and that it states 'Service Released' against the account number as of April 1st.

    Not having received any notification from them about this beforehand, I called their customer service number (800) 766-4622 shown at the top of the online account management page and asked what was happening. The person who answered indicated that they had written to me about this and that the mortgage was being transferred 'internally' and that I should call their customer service number (800) 746 2936 to get more information on the new account they had transferred it to. Yes, that's right - the company is making an internal transfer of the mortgage account and can't tell us what the new account number is!

    So I duly called the other number and despite it being before their 8pm CST closing deadline, the automated message said that they were now closed. So I called back the following day and spoke to a customer service representative (English clearly isn't their first language) and was advised that (i) this account transfer is part of a consolidation of two parts of their loan servicing business and (ii) my account number hasn't changed (iii) that I should log onto the Ocwencustomers.com website to view my new account details and (iv) that they didn't write to me advising me of this change (unlike what they had said the day before).

    I asked why I couldn't see my payment from the beginning of April on my statement and they advised that I'd be able to see this by mid-month when the merger of their systems is completed. So I went to Ocwencustomers.com as requested and after I enter the personal details and loan number, it simply bounces me back to the Ocwen.mortgagebanksite.com website where I had started from the previous day. I still don't know if my April payment has been credited to my mortgage account and it seems as if I will have to wait until some unspecified date in mid-April before knowing whether they have applied my payment to whatever new account they have transferred it to internally. That is assuming of course, that their Ocwencustomers.com website doesn't dump me back into the Ocwen.mortgagebanksite.com site where I already can't get the information I am looking for.

    I have had mortgages with GMAC, Wells Fargo, Chase and OCWEN offers by far the most superior level of customer service incompetence. The vague nature of their customer service answers makes me very nervous; however, I will wait to receive the paper statement that they send in the mail each month to figure out whether they have applied the payment we made, whether there is a different account number and also whether there is a new mailing address where our online bill payments should be sent. If they endeavor to add any 'fees' to our account for these recent "activities", I fully intend to pursue them in court.

    My boyfriend has a loan through OCWEN. After becoming permanently disabled and going through a divorce, the mortgage payments were impossible for him to make. He applied for a loan modification through OCWEN. After submitting the application, we received a letter from OCWEN that they had received the application and all was complete. Following the letter Mike received a letter from OCWEN indicating they needed additional paperwork. They stated certain documents were missing. The documents had been submitted. We submitted the documents again. We received a phone call from his loan servicer the following week and she stated that new documents needed to be submitted because the ones they had were not within a 30-day period. We submitted new bank statements, pay stubs, etc. and resigned the attachments with a newer date.

    We received a loan modification agreement proposal that was totally unbelievable. The payments had increased by $500 per month. The principal balance had increased by $70,000. They had a balloon payment rider stating there would be a balloon payment at the end of the loan yet it is not listed how much the balloon payment will be. The agreement also states that there will be additional fees that OCWEN charges that will be added later on after the first payment is made and the agreement is signed. Mike's wife signed a quit claim deed to remove her off of the modification. Ocwen stated all they needed was a copy of the deed, which was provided. The agreement indicates that his wife must sign the agreement. They ran a credit report on his son as opposed to him.

    When we were contacted by the loan servicer, we informed her about our concerns with the agreement. She stated the agreement would not be amended and that it is not negotiable. I informed her that a contract is to disclose any and all fees and any additional costs yet this does not. She stated she would verbally tell me the costs and the agreement would not be amended. The loan servicer stated we were denied for the HAMP modification program. But would not state why. We were never notified why we were turned down. She only stated the application was not available to Mike. We contacted the MHA and they stated there is no reason why he should have been turned down and to re-apply. We have reapplied on March 17, 2014. We submitted a new application even though the loan servicer said it wasn't necessary.

    Now we have received a letter from OCWEN stating certain documents were not signed. Yes they were signed! They have sent us a complete new application indicating certain parts were "missing". My boyfriend Mike has seizures. Especially when he is under a tremendous amount of stress. When he received the Agreement for him to sign and OCWEN refused to amend the document, he was so upset he had a seizure fell out of the chair and fractured two ribs. This is getting very serious. They are playing with my boyfriend’s life here. We printed a copy of the mortgage and note off of OCWEN's website. The original note states that National Mortgage is the note holder. Yet when we pulled Mike's credit it states that National Mortgage sold the paper to another company who in turn sold the paper.

    OCWEN is stating that National Mortgage is the note holder. Reality is that Deutsche Bank, affiliated with OCWEN is the note holder. OCWEN has lied as to who is the holder of the note on the property. Mike is 15 payments behind. No default or foreclosure has been filed. Also, according to his credit report, OCWEN is stating he is current in his payments. Very mysterious!

    It should have been a happy time for my husband and I. After all we paid our house off! However no letter ever came telling us, just a check and check stub for escrow disbursement. So we kept paying, and called them about what these funds sent back were for? When we spoke to them, in India they indicated that "sorry but your home is paid off" and about a month later still No letter indicating we own our home. So they said the funds will be transferred back into our account within a week. So we waited, called twice a week and still no money back and still nothing in the mail indicating we own our home. This was on February 3rd. They said they transferred the money to a bank we have never had. They will not return calls and now when you call they are closed. I told them you only get so many complaints to the BBB and then you're done. It is amazing every month they took our money same bank they are are suppose to deposit back into. They are blaming it on a bank we never had. So where do we go from here.

    Like many of you my account was sold to Ocwen. For the past two weeks, I have been trying to get the payoff from this clowns and so far nothing. I was hoping to have this loan closed with them yesterday but I haven't received no payoff via email nor regular mail. Every time I call is the same answer where a request has to be sent to a different department that you cannot be transfer to. I can send emails overseas and they get there in a matter of seconds, but apparently they still are under the dial up connections. It has been a very frustrating experience for us dealing with this company.

    * BEWARE * Ocwen now services my mortgage after it was sold when GMAC became bankrupt in 2012. I just received a letter stating that my mortgage payment has not been received by Ocwen. I pay automatically via Bill Pay and just looked at my 12-month history. All payments are paid and cleared. The same frequency has been made yet for some reason Ocwen are now sending late payment notices and imposing late payment fees. I looked at my statement and it appears they are NOT APPLYING my payments to the mortgage.

    After a call to question the notice, it is clear that have very poor customer service skills (poorly trained, rude and very poor English). Suggest watch these notices and reply to them in writing highlighting their dubious business practices. My conclusion is this company is a following a typical pattern of questionable mortgage company practices, likely in financial trouble and have started a game of imposing fees to boost their revenues. There must be some legal loophole to allow them to not apply payments effectively having your payments appear to be a month (or longer) behind. SEEK LEGAL HELP now if you cannot get this resolved as they will destroy your credit history and their bogus fees will only increase.

    After two months of absolute craziness, I thought I was going to have a nervous breakdown. I began to consider that maybe I had done something wrong to bring this misery upon myself. I Googled Ocwen and found this site. Oh my!!! I am not insane after all ... This is INDEED a horrible company. When I purchased my home 9 1/2 years ago I acquired a first and second mortgage. The second mortgage was with GMAC and was sold off to three of four other companies over the course of the past 9+ years. Unfortunately, the loan recently ended up in the pit of Hell that is Ocwen.

    At the original closing table, I set up an automatic bank withdrawal that has been in effect for the entire duration of the loan and moved from lien holder to lien holder without interruption of any kind. I have bank records for 9+ years showing consistent debit of the amount due on the 4th of the month. The second week in February 2014, I noticed that the automatic withdrawal had not been performed. I had received no notification that Ocwen had taken over the loan until I called my previous lien holder who gave me Ocwen's customer service number (not sure "customer service" is the appropriate term to use here).

    The language barrier was huge. I couldn't seem to convince their representative that I wanted them to take my money. I called two additional times in mid and late February to resolve the issue. They kept telling me to just wait and it would come out automatically. I was rebuilding my credit and was concerned that the month would pass and I would receive negative entries on my credit if the payment went past due as a result of their error. "While I was waiting" for them to withdraw the funds, I checked my credit and discovered that they had recorded a late payment back in December of 2013. My bank records indicated an on time payment on December 4th!

    I finally went online and made a MANUAL payment on February 28 to cover the February payment that Ocwen had not taken. There was intense debate over them wanting to charge me over $150+ in late fees (for a payment due of $196.17). The March payment WAS automatically debited from my checking account. Then I received a mailing (first ever correspondence from them) the second week in March. Now they insisted that I owed them $350 for an "administration fee" from back in September 2008 that was carried over from the previous lien holder... yes, that's right you read that correctly ... 2008!!!

    I have no idea what fee they were talking about and requested that they remove the charge. I did the "I want to speak to your supervisor" when they informed me that the charge would not be removed. After a a few "disconnected" calls, a supervisor told me that the "fee" would remain on the account. I would have to take care of it with their "Research Department" (see comments below from others about their STELLAR "Research Department"). Then on March 22nd, they recorded another negative on my credit report stating that I owed unpaid money on the account. This organization is out of control. I am considering legal action to address their unprofessional incompetence. Meanwhile, I am looking to refinance and get away from these evil people.

    Again, I am like most people that have filed a complaint here. My mortgage was transferred to Ocwen from Litton Loan Servicing as well. I wish I had a choice in the matter. First of all I can definitely relate to others who call Ocwen to speak with someone and have yet to speak to someone I can understand or remember their name. How can you explain your issue to someone who do not understand our language, seriously? We cannot understand them, and vice versa. When I mail them my payment which goes to Carol Stream, IL, PO box, it takes at least 2 to 3 weeks before the payment is processed. They claim it takes them that long to receive it. Well out of curiosity, I mailed a letter to my cousin in Chicago, IL from Houston, TX. In 3 days she received it. Therefore, I know it does not take them 2 to 3 weeks to receive my payment in the mail. I have dealt with 3 other mortgage companies before and never have I had to pay a fee to make an online payment to them between $19.95 to $10.00. Now they are telling me I am 6 payments behind. Seriously they need to check their records. If I were three 3 they would have foreclosed on me already

    This company makes up fees whenever they can. I can't tell you how many times there has been a "Property Inspection" fee added to my account. And the amount of this fee isn't a set amount, it is whatever they feel like. I noticed that if I paid any amount over my normal amount due, it would be the amount of this fee. So, for two months now I have paid one penny over my usual payment and that is what my property inspection fee is. This company has to be stopped. Surely all of the things that they are doing are illegal. I also have not received a paper statement since December of 2013. When we called to ask about this, they said it is all of their customers and that it is a huge problem. It is also affecting their website, at least for me. I can't log in. How is this legal? I hate to see when I do get a statement. It will probably have thousands of fake fees on it. I hate them.

    Aside of having my payments double for property taxes that have always been paid in advance to avoid fees from the County Tax Department and still continue to pay in advance / two years paid taxes by me in advance at the County Tax office and Ocwen still continues to bill me for taxes. The property and school taxes total to about $1,753.00 per year and are paid in advance by me to the Tax office. Ocwen is charging us almost $6,000 per year for something that was already paid. Ocwen Loan won't put anything in writing/still waiting for my reimbursement for my over payments. They will not accept the house payment unless you pay the inflated payment. We never had issues with GMAC mortgage except for a insurance issue but once proof was sent they sent me back a check.

    In July 2013 I had a Gazebo not connected or associated to the house catch on fire after a transformer blew. Then my insurance company sent me a check for over 17K for the structure in my name and the mortgage company. After sending Ocwen the check, they told me that I needed to send the receipts for 90% of the total check expense and they also told me that they were going to keep $3,600 out of the amount for check for Ocwen fees/to see if the Gazebo got built. I told them I needed the money to build the structure first.

    I wonder what would happen if my house caught on fire. How can someone pay $150,000 out of pocket to build a house before seeing a penny. Me and my wife have accepted the fact that we lost the money. I just hope the IRS does not charge me for moneys I did not receive. I'm going to refinance with another loan company once we get some money together.

    As I was going online to pay my mortgage bill, as I usually do, I seen on Google search about complaints and such on Ocwen, and seeing as they have been nothing but a complete financial headache of my own clicked on it to see if there were more than just me having all these problems with them. Well almost everything I read from other posts was exactly to a T as to what I have been going through! From them charging me fees that shouldn't be, not accepting any monies unless it’s the full amount (which is false because the fees/lies shouldn't be there), them adding an escrow account when I pay my home insurance/taxes desperate, threatening foreclosure, being rude, can't understand them, them not understanding me, won't let me talk to supervisors (saying they don't have one???)... and so on!

    I never had any issues when I was with GMAC, but for some reason my mortgage was sold off? I would rather pay twice as much with a different company than to have to deal with these mindless idiots for one more day. My credit score dropped so bad from them tacking in fees and hidden costs that it put me so far behind I'm on verge of losing home and I feel stuck and trapped and don't know how to get into another mortgage company. I do not want to give these people anymore of my money, so doing a payoff is out of the question. I feel with all the same complaints coming from all of these different home owners, we all need to find a way to fight back and stop this from happening, to us and future victims of this so called company.

    I am a woman who has went through a divorce and then a disability. I couldn't work anymore and I love working. But I always pay my mortgage. Yeah, I have been late several times. But I paid. I had been with Meritech, then they gave me to Saxxon. Saxxon then gave me to Ocwen. Saxxon never advised me of this company taking over. Somewhere along the line Ocwen said I didn't pay a payment. Now mind you one payment. Since I had all my papers in order and provided them, they were coming up with tons of reasons why I was foreclosed on. They also had taken 3 of my payments before turning around sending all the other payments back to me. So the 1-2-3 payments, then 4-5-6-7-8 payment were all sent back to me. I resent them all and they sent them back again. Refusing my payment.

    I was almost done paying for my home when these people decided to do this. Now I have been single the majority of my home owning and managed to pay my payments. It seems quite funny that my home is just about paid and this company comes out of nowhere and does this to me. I have been hoaxed by this company, not to mention slandered. All my civil rights have been violated. I have been in court over a year with these people. Changing their minds on what it is they want.

    I haven't spent a nickel of the money I still owe, that they wouldn't take. It is in an account. I feel this company needs to be reviewed. And I have done my homework on them. I cannot understand how our Govt. lets these corporations take over the citizens and ruin our lives. I have been hospitalized for health issues with my heart because of this. And the stress has just about killed me. I pray no one else goes through this.

    I started just like everyone else. I total agree we need a class action lawsuit against these people. I'm at the end of my refinance that started in January 2014. I was just told on Friday evening, the cowards, "Due to miscalculation from your Edward Jones accounts we're done, we cannot do anything else. If you'd like to speak with the Supervisor on Monday you can call back, but we cannot refinance your loan."

    Not even a sorry! Oh, I called back three times on Friday night and she just ignored me. Her name is Ann. I'm in an interest only loan since 2004, It was great at the time. I have tried to refinance to a 30 year fixed with PHH Mortgage three times now the first time I sort of knew it wouldn't go through that was in 2008. I tried again in 2010; however I did not have enough.

    The third time early in 2012, they just ripped me off $500.00 with some lame excuse that my LTV wasn't strong enough and that it was 32% I needed $27,000.00 to put up or on the mortgage to pay it down. I HAD $50k and they knew it! And they never returned my calls just took my $500.00 from my credit card and I kicked myself in the ass. I needed to stay in the house to raise our children after their father had left in 2002. I only had a part time job and needed some cash to pay off the equity owed to my ex-husband and start a new career, which went very well.

    I have $250,000.00 in an interest only loan at 6.65% since 2004 that means that I have paid PHH Mortgage $182,160.00 clear into their pockets, without paying a penny to my principle in INTEREST ONLY. I have never been late with a payment. My children have all gone their own way and the only way I could keep the house was to rent it out. My house just appraised for $390,000.00 my LTV is 64.10%. They told me I had no problems my credit score was high and I have a reserve with Edward Jones that was an inheritance.

    They said "you can take out a 10k payout and refinance to a 30year fixed with min. closing cost because it was with PHH. My interest rate came in at 5.04%. I have a great job 3k+ a month. My closing date is supposed to be March 28th this week! Two weeks ago, Ann calls to tell me the "underwriter" says I need to "CLOSE" all credit cards I listed on a sheet of paper and signed (this requested by underwriting) that I wanted to pay off with the 10k payout. I was stunned, furious and distraught, that "MY" Mortgage company would want me to purposely sabotage my credit score and rating!

    I begged for another way out all week. I didn't sleep the whole weekend of March 15th. Ann assured me this will be the "ONLY" thing they need. "Everything else is done; we are all set to finish with underwriting". So foolishly and being held hostage by MY OWN MORTGAGE COMPANY! I had no choice I was so far into the refinance by now, I gave in and CLOSED all five credit cards and painfully retrieve five closed letters, three of the credit cards I had great standings with for over 20years.

    And if I had known at any time that underwriting may make me close credit card accounts, I wouldn't have even asked for cash out or I would have pulled out of the loan and asked for a redo. In the end it was all because "UNDERWRITING MISCALCULATED or MISREAD my Edward Jones accounts (mind you those were some of the first papers I gave to Ann at PHH Mortgage in January). It seems to me they owe me now for making such an awful mistake. Now I have to suffer.

    I'm so upset, I just can't believe that so many people have walked away from their homes unnecessarily and I'm doing everything I can to save mine and PAY them, and I'm able to keep paying my mortgage and they just completely sabotaged me! I've been crying for two days now and I don't even want to make any more payments I just want to see them lose all the equity in that house..... I'm so pissed! Any suggestions! I really want to sue them, this is not right, this is unconstitutional. Please give me some feedback anyone......

    It's like they want you to fail. Like a kangaroo court and you're already 'guilty'! They are very condescending in their words and manner....The left hand has no clue what the right had doeth.... and they treat you like a redheaded stepchild. They are sabotage with a capital S.... I have 840 FICO, and never a late payment. This company bought my loan from Indymac or should I say OneWest Bank and you could just tell from the start that they are screwball.... I make my payment with online bill pay every month on-time since I already know the amount and it doesn't change (30-yr fixed). I don't pay attention to their emails and statements because they are really screwed up.

    Some months I don't receive any statement at all but I make my payment as I should, and some months I receive double statements. Also they spam my inbox with multiple bill pay notices (even though there is no problem and I'm always paid) This month I received 7 (!)! billing notices (!!) in my email. Talk about abuse, for a perfect on time person who has never had problem it makes me want to do something rash... Thanks for listening and I hope they get their ** together and I feel for all that are abused by this mongering company.

    Ocwen took over our home loan I want to say 2-3 years ago. It has been nothing but trouble ever since. They have added "Fees and Inspections" onto our bill without even telling us. These certain fees and inspections are anywhere from $1500-$3600. When you call for an explanation, they give you a total run around and never a straight answer. Not to mention they are extremely hard to understand. I have paid these amount every time but in 2013 they added fees back to back and while I paid them $3600 in April and was assured by them that my next payment wasn't due till June, when I logged on to pay in June the balance was $2200 again. When I called they tried to tell me that I didn't pay my payment for May and that is why the fees were added. I explained to them that when I called in April they assured me May was included. They then told me they had no record of that conversation. How convenient!

    I have tried to get a straight answer since June and have offered to make payments once again but told them I couldn't give them the full amount considering I just gave them so much in April. I was told they would accept all of it or nothing at all. They have even sent my checks back saying they couldn't accept them because it wasn't the full amount. I received a foreclosure letter in the mail now and I have contacted an attorney. What kind of company won't work with their customers or better yet, what kind of company rips people off like this!!!! Terrible, terrible company in my opinion!!

    I just sold my home to learn the amount owing the bank as indicated by the title agency reported by Ocwen was two thousand dollars more than the most recent statement I had in my hand from Ocwen. Ocwen takes every advantage of an unsuspecting customer. Be sure to read CAREFULLY every letter you receive from them and believe me, you will receive many mailings, mostly what appears to be offers to sell you insurance or offer lower lending rates.

    Ocwen financial is NOT A LENDER, NOR AN INSURER. Ocwen is collection agency only. Ocwen makes heaps of money selling inflated insurance and overpriced loans from banks that use Ocwen to service their accounts. Ocwen sent me a letter stating that "according to THEIR records" I had no insurance on my home. I disregarded that letter thinking they need to update their records by verifying through my insurance agency. That was a bad mistake on my part because they slapped a policy on my home which was already insured, for triple the amount I was already paying. That little episode cost me dearly and was legal.

    I later found out Ocwen has a habit of doing that and it is up to the homeowner to prove there is insurance on the home. I never recovered completely from that. Another time I was informed by Ocwen that my taxes were not paid on my home and my next payment would be several thousand dollars more the following month to cover their expenses of having to pay the tax on my home. In the state of Texas a home is considered delinquent automatically at the 1st of the year, however you have until the last day of January to pay your tax without penalty This is common practice nothing new.

    Ocwen is not based in Texas, and I never allowed Ocwen to handle my escrow from the time my mortgage was sold to another bank that uses Ocwen. Loan Servicing. Many people suddenly find themselves under the thumb of Ocwen through no dealings of their own. You have no control over what bank picks up your mortgage as they are held in pools by different lenders and sold at auctions like cattle. There is only two ways to get out from under Ocwen. One way is to pay off your house either in cash or by selling it, or finding another lender that does not use Ocwen Loan Servicing. The second option is no guarantee that your loan will never be picked up by another bank that does use Ocwen though.

    Ocwen will make every effort to take advantage of the home owner. What they do is on the gray side of legal and get away with it because the cost to hire legal counsel exceeds the amounts they extort from home owners. The less diligent you are in keeping an eye on them, the more they will take from you. I am so glad to be free from them.

    OCWEN took over the servicing of my mortgage from IndyMac in November 2013 and has been a complete nightmare of criminal incompetence. In short: They have mishandled multiple payments, have extremely incorrect information about my account, and have been impossible to reach to resolve the matter to resolve it. This allows them to threaten foreclosure and to assign late fees to my account.

    Their tactics have included: Informing me that I am nearly 4 months overdue on my loan despite that fact that I have made monthly payments since they began servicing my loan. Although the money has been removed from my account via ACH debit, OCWEN has failed to properly credit me. A review of my account online shows all my payments in a "reversed" state, although no money has yet to have been returned to me that was taken by them via ACH.

    Failing to inform me of my interest rate drop in my ARM loan which occurred on January 1st. This resulted in an overpayments of my mortgage in that month, which of course has not been credited to my account. I did not receive a letter from them informing of the interest rate change until Feb. 2014. Claiming that a payment I made to them needed to be remitted to my previous loan servicer, but failing to provide any written documentation regarding this matter. When I inquired about this, I was told to 'contact their Research Department', who might get back to me at some time in the future. I am required to fax my request to them, as no phone number is provided.

    Being unreachable via their only posted contact number over 50% of the time I call during their posted business hours. These calls are never answered despite multiple selections in their IVR system; the system simply hangs up without even putting me on hold at all. When I do actually reach customer service during their posted business hours has proven to be difficult. All attempts to get questions answered regarding my payments has resulted in no response whatsoever except to refer me to a fax number for their Research Department.

    My requests to speak with a supervisor are completely ignored. Multiple times the customer service rep has informed me that a supervisor will return my call after researching my case when I ask and then failing to follow through - no return calls have ever been received by me. Despite the fact that I have an assigned "Account Manager", providing no way to reach this person proactively to resolve the payment matter. I am instead required to schedule an appointment via the customer web portal. Appointments are not available in any windows shorter than 5 business days and require me to wait by the phone for a call.

    Providing no actual answers whatsoever to questions about where my payments have been directed. Both the relationship manager and the customer service agents have no actual ability to tell me any correct information about my account. They can't see applied payments, have quoted me with an incorrect interest rate and payment amounts, are unable to describe any information regarding foreclosure status, and cannot provide access to managers in an escalation. Canceling my regular monthly ACH payment without prior notice to make other arrangements, resulting in my regularly-scheduled monthly payment to be late.

    Preventing me from making any sort of payment via their online or phone systems or via ACH or wire transfer. I have been told that any payment I make now must be done via certified funds, which is not only completely inconvenient but forces me through yet another hurdle to make any payments on my loan. In short, after reading through the information about the settlement regarding OCWEN's alleged illegal practices regarding loan servicing and foreclosure, I'm convinced that OCWEN is systematically attempting to drive my loan into foreclosure based on the above practices.

    I decided to stop by this site just to see what other people have experienced with Ocwen. What I have read doesn't surprise me one bit. Ocwen took over my mortgage last March 2013 not by my choice mind you. My mortgage was sold to Ocwen and it's been a train wreck ever since. The last time I refinanced was in 2005. At that time I start making biweekly payments. Ocwen will no longer accept my biweekly payments instead they put it into a suspended account. By them doing this is causing me to be late on my payments.

    I'm in the process of contacting the state of Illinois Banking Regulations Department, Watchdog.org and the Consumer Financial Protection Bureau. Plus if you go to the Better Business Bureau's website you'll see that Ocwen has a grade of an "F". So not only did I have not have a choice in this matter but I got stuck with a company that has the poorest grade on the scale. Has anybody tried calling the service department? I have. When you do you're dealing with the service department that's in India. I had the most difficult time communicating with those folks because of the language barrier. If anybody could guide me how to get out of this train wreck please advise. This company is so low I refuse to give it a STAR. Thank you.

    I've been in communication with these people for 10 months now. We put our home up for sale in May of 2013 when we realized we could no longer afford the payments. We had already received a loan modification prior to this. But because we were only paying 40 dollars a month on a 96,000 dollar loan after 6 years we had no equity and a house that was deteriorating around us and no way to fix it, we decided to sell. Well after 3 months, no offers and only 4 showings, we called them and the games began. We sent our personal information only to have it lost. We went through 3 different people sending our banks statements, pay check stubs, communicating daily through emails only to be told we needed to resubmit because they lost it or the paperwork was "stale".

    We had to move out because we could not afford the heating cost and to get the house ready for sale, you know painting, carpet, etc. But we were vandalized, plumbing was ripped out and heating system destroyed. Didn't get enough money from the insurance to do all the repairs and finally had stop making payments so we could pay the Dr. bills. They started foreclosure after all the emails and communication. So now here we are 10 months later and we have a deed in lieu in the works. They promised to a waiver of deficiency and a 2500 dollar check for relocation. We get the paperwork and there is nothing in there about the waiver. So I ask them where is the paperwork for the waiver of deficiency? They said, "Fill out the paperwork first signing the deed over to us first then we will honor the waiver." Hmmm?

    In the meantime through all of this, we tried to get some of the repairs of the plumbing done with the insurance money. The plumber was nearly done when we get a call telling us that there is a man out in front of our house with a trailer padlocking the doors. So needless to say, the work didn't get done, there was no access to the home? If there is anybody out there that can figure out PHH Mortgage please let me know. Because this is the most idiotic thing I have ever experienced. Never again will I ever deal with any mortgage company. Next time it will be a small town bank that funds their own loans. Better yet I will just save my money and pay cash.

    My mortgage has been sold to 4 different companies since I got in 2002. As soon as Ocwen got it all H@@ breaks loose. I received an escrow shortage notice dated 1/9/14, mailed a check for $199 to the address specified & it was returned. I called & was told not to worry because they had a department change and a new analysis was being done & I would receive notice by mail. My payment was then increase from $838.37 to $868.19. I spoke with Kamei who I could barely understand and who was of no help & asked I to speak to a Supervisor. When I transferred for an explanation and credit I was told by Minaxi to fax documents showing I had already received an analysis, a help ticket would be completed to find out why a 2nd analysis was done.

    I was to call for my status in 10 days. When I called on the 14th, I was told by Anaranja to call back on Monday, 3//17/14. Today I spoke to Michelle who was located in India. I had trouble understanding her. I found out no ticket had been opened. This was after I asked for & reached someone in the US that I could understand. The last person John in TX said he was opening a ticket/claim with the Research Department. I got another notice saying my 4/1/14 payment would be $884.90. Still unresolved.

    I have been fighting since May of 2011 for over $12,000 that Ocwen received from my insurance company. The check was to be endorsed and then the monies were to be disbursed to me for the roof repairs that were necessary after a fierce spring storm. The roof continued to leak (as I could not afford the repairs without the insurance money), the floors were ruined, and I finally moved out of the house. Long story short, I lost the home, over $25,000 in down payment, another $50,000 plus in upgrades, and now I am slowly losing my mind over this situation. The worst part of this is they sold the house (after foreclosing on me) for $25,000! I just don't understand how this sort of thing can happen!

    Only a few months, Ocwen has taken over my IndyMac loan and I see some problems already. Although I have not been charged for late fees, they cannot open up their mail fast enough to accommodate all their customers. My payments are getting applied a few days late with no fee but that makes me uncomfortable. 7-10 business days from mailing to payment, there is something wrong and it's not the post office!

    Hello, well my mortgage was sold to Ocwen. Every time I send documents they never get them. They increased my note without my knowledge and for a while we're sending my mail to wrong address. As recent as today, 2/12/14, I spoke to agent I was told my taxes haven't been received, and I sent them 3 times. I am very displeased with this company's services.

    Ever since Ocwen took over the loan I forget how long ago (I think 2012) it has been constant issues. I read the reviews on this site and noticed a trend. Customer service is the worst I have ever encountered. No one there can help with your questions and then they want to transfer you to another department or a supposed "Account Representative" that ultimately can't help resolve a problem either. They have lost my payments (I send every month from my bank account via bill pay) twice. Most recently they said they did not receive it but I had confirmation that it was delivered on 1/10/14. I called once a week after that as instructed by a Rep to see if they acknowledge receipt.

    By January 22, 2014 I called again and I thought I finally reached someone that helped. She waived the late payments they were charging, advised me to issue a stop payment on my checks ($35/check) and took my payments by phone for the month of January. I figured I am all set for that drama. Mid February I receive a letter in the mail dated January 29, 2014 charging $20/loan for issuing stop payments on my checks. I have been calling them since last week to try and resolve this. When I called last week I was told "let me transfer you to your account rep, if they are not available please leave a message." I called yesterday and today, same result. I called a 3rd time today and I am being told to fax "The Research Department" as they are the only ones that can resolve my issue.

    This company is literally making sick. My nerves are out of control and anxiety level through the roof. I am reluctant to call them and at the same time I am afraid of making a payment afraid that I will lose my money. The economy is tough enough for all of us consumers, why should we have to deal with some company that probably doesn't even have a real presence? I am so stuck and I don't know what else to do. I seriously cannot deal with this company anymore. I spend way too much time trying to manage situations with them and at the end I am so exhausted. Where can I turn to for help in getting my loan serviced else where?

    Ocwen had taken over my Home Loan from Indymac and I had been making payments for years with my Wells Fargo Automatic Bill Pay. Recently, although I have not changed anything and Ocwen has been accepting my payment, I have received a late notice and a late fee. Working with their customer service is frustrating as they seem to be very unqualified, do not seem to be able to address any significant issues and are not able to contact immediately anyone who is. I am still going through the process, but so far a frustrating experience.

    I have a escrow-less mortgage for approximately 9 years. Last March Ocwen charged me $2100.00 for insurance. I already had insurance with Travelers for 10 years with no interruption. Proof was provided but they still want me to pay for a couple of months plus late fees. I continue to send my payments every month and on time. They apply the check so that I am showing 1 month behind. I call almost every month and just get the run-around. From the Ombudsman to customer service say the exact scripted information. February's check they claim they did not get; I canceled with the bank and pay by phone all costing me approximately $60.00 in charges. Now I got a letter that they are going to foreclose on my home even though I have never missed a payment. Nobody seems to know what that are doing or caring about the consumer. I have had a mortgage for 24 years and this here is my nightmare. Seem very calculating, I have asked for the Attorney General of Maryland to investigate and have placed a complaint with the Better Business Bureau.

    GMAC sold my mortgage in December 2013. I have had trouble paying ever since. Our payments online have been rejected or not recorded. This generates a late fee. They have reported us late making a payment, although it was their fault. The saddest part of all of this is... my credit was great until GMAC sold the mortgage. Now, its going down the tubes. My wife is getting sick. I am getting sick. Maybe I need to have my attorney take a long look at GMAC. Somebody needs to help me out of this mess. I'm not looking for a free ride. I want justice, that's all.

    I kept getting letters from ocwen loan stating I owe different amount in my esrow shortage. I continue to call them and they were rude and I had a hard time understanding. They first sent a letter saying I owe $2300 and then I call many times for explanation because if know I didn't owe. Then they said they just got the loan from gmac to wait and I will get another letter. I kept calling for about 2 weeks every day and I finally told not to worry, I didn't owe anything. Then a week later I get a letter telling me I owe $972 and if I pay by March 1, 2014 my payment would not increase. I went to the post office sent a check for $972 of Feb 26, 2014 and they got it the next day. Now here it is, March 7 and they said they got it late on March 3rd, when confirmation from post office they DID get it Feb 27th, 2014 on time. They increase my mortgage anyway and they told me I can't talk to the escrow department about this issue. I paid when I don't even think I owe anything because I was told I didn't. I don't even know what I should be paying for my mortgage. Please stay away from the rude people who are taking people homes or forcing them out.

    Our mortgage was bought by Ocwen six months ago. They sent a note in December stating the payment amount was going up in Feb 2014 which we overlooked. On Feb 5 our (wrong by $-90) mortgage was paid via auto bill pay. As far as we know everything is cool, we paid our mortgage on time one again for the 85th time in a row. On Feb 28, the last day of the month, we received a note stating we owed the full amount of the mortgage plus $72.26 in late fees. I called and they said they had not received the payment. When I stated that I had the payment info in front of me, the guy said, "Well that is not a payment, since it was not for the full amount, we were just holding that". He said we would have been sent to collections had I not made the balance payment that day, and our credit rating would have been compromised.

    This company was knowingly setting a trap, at the very least extracting a full late fee, and much more insidiously, leaving the notification of the incomplete payment to the last possible moment in the hope that we would be late and they could extort us. Any reputable company would have contacted us by phone or email in a timely and businesslike manner. This is a vile company.

    Ocwen took over our account after a few payments. Ocwen started showing our account was behind. I called to tried and get the problem fixed. After several calls, I was told Ocwen took a payment and applied (July 2013 payment) to the principal, not to the loan. I made several more calls and was unable to get the problem fixed. Ocwen still shows our account one month behind. I am vary unhappy with Ocwen...

    Without cause, I was sent a notice by Ocwen informing me that I had to add $534 to my mortgage payment because they had paid my property taxes. Only one problem, I had paid my property taxes as well. I have always paid them myself. I have had many "circular" conversations with "customer service" reps that solve nothing as they aren't capable of understanding the system with which they work. I have provided letters from my County's Tax Collector, copies of my checks, etc.....to no avail.

    I have letters from the County documenting that they have no record of receiving money from Ocwen, yet Ocwen claims they sent it....but they do not know where it is. It is laughable, except for the fact that they are stealing $534 from me monthly. I have no faith that they will solve this problem that they have created, anytime soon. They are not an honest company that wants to support their customers. Avoid doing "business" with this company.

    My loan was sold to Ocwen, and what I cannot stand is having to communicate with people in India. I know that this company can employ more people in the United States. When you ask a question about specific details relating to your loan they give you answers to other questions. I think they are reading scripts, and although they can read the words they cannot understand their meanings. I had an escrow increase and had to call in 10 times before I could reach someone in the United States, after which I was informed that if I only wanted to communicate with persons in the U.S. I could request this for future business, so I did. It concerns me that my loan is serviced by some 3rd world country, and this is why I'm not Republican.

    I had an American dream to be a home owner not a foreign dream. Well long story short my property taxes increased but my property value decreased and after speaking with a U.S. Representative I was provided with some valuable information which was to contact my tax office locally and make a dispute on the increase which I did, and my taxes were lowered significantly. Second I was paying my own insurance but had lender placed insurance because recent hardships made it difficult for me to pay, but after speaking with a U.S. Representative I was advised to seek my own insurance company send them the proper documents and the lender placed insurance would be removed. Simple but time consuming.

    I started a loan modification 6 years ago with PHH. We asked for assistance after our loan adjusted, and the payment increased by approximately $500.00 per month. I had just finished treatment for a life threatening illness and could not afford the increase. At first PHH out right refused to assist us stating that they did not have programs available for borrowers who were current on their mortgage. So, we retained an attorney to assist us with the process. Almost immediately after we obtained an attorney, PHH paid our back property taxes and placed them on top of our loan for a year, increasing our new payment from over $4,500 per month to over $7,000 per month for a year.

    They refused to contact our attorney or provide any information about our loan modification. After being given the runaround we were placed in foreclosure after four months. They stated that they were in compliance with CA. Civil Code 2923.5, which states that they made at least three phone attempts to contact us to prevent foreclosure. That was completely false. We were never able to reach the one person who held the fate of our loan modification in his hands. I had to contact the Governor's office, the Senator's office, and the Department of Corporations, who regulates businesses in California.

    We finally obtained a loan modification almost a year later, but the payment on our first mortgage became larger than the original first and second combined. We have since applied for two additional modifications. Unfortunately, PHH only allows us to receive their in house modifications, which only reduce the interest for a short period of time. Lastly, they refuse to participate in government programs which provide principal reductions through government grants. When we asked why we are not allowed to participate in a program our investor participates in they said they didn't know, and gave me the number to the woman in charge of Keep your home California. I have made several attempts to contact her, but she does not call me back.

    I called ocwen and told them I never got a mortgage statement for the month of feb 2014 and on 2-7-14. The customer service rep said she would mail it to me. I never got it in the mail. And I have requested it in writing, by email, by phone and still after 8 times contacting them now, I don't have a mortgage statement for the month of march 2014. I cant believe this! I think there needs to be legal action taken when a mortgage company just decides not to send out statements any longer.

    Why is it that Ocwen shareholders are not looking at these sites and going OMG I own shares in this horrible company? Well just because we who got our mortgage sold to them and are suffering for lack of any help on American soil, the investors are making big bucks along with Ocwen selling our foreclosed homes. They have a huge inventory of homes to sell. Where did they get them? We are just the mortgage slaves bought by this company waiting for our demise as they kick us out of our homes and put them all up for sale for the benefit of their investors' pockets. How can that be possible that the US now allows companies to find ways to make money off the back of homeowners who did not know they were buying toxic mortgages? The same way that Hospice CEOs in the US are making millions in Bonuses off the death of their patients.

    Someone rightly said no one should profit from the suffering of others but it is happening in many industries in the US from Mortgage companies, to medical businesses and more. Until we have more regulation in place Ocwen and others will continue to get 1 star even if their profits are up and their stocks on the rise. Check out Vitas Hospice who has been sued even by their shareholders and still their stocks went up and they keep making money despite accusations of hospice fraud. It's the same old story called "American Greed" and it is what is ruining this country. It is time regulators did something about a company that keeps changing the rules re loan mods, stalling, asking for more paperwork, changing phone and fax numbers, and not allowing anyone to talk to anyone on US soil as all phone numbers go to India.

    I been with Ocwen for a very long time as far as I can remember. Ocwen had been bothering me also with a lot of mess that wasn't necessary. I was very afraid I was going to lose my home too. But I had been talking to a lot of people and I been online several times reading about Ocwen, just a lot of unnecessary mess they take you thru. People had been telling me that Ocwen wasn't a mortgage company. It started out as a loan company so they don't know what they are doing. They would lose your paper work, they would call you and say you are late when you're not. They make people lose their homes for no reason, you know this situation is very sad, how this company treat people who are helping them make millions of dollars. I heard that they are a multi-million dollar business. That is why no one wants to help the people out who is complaining because they is paying millions in taxes. But people need to get a very, very large group of people and stick together and fight Ocwen and bring them down. Because they are doing something wrong when your own employee go against you and don't forget always keep god first.     If anyone is having a problem with Ocwen Loan Servicing, do yourself the greatest favor you can and file a complaint with the Consumer Financial Protection Bureau (CFPB)! These are the FEDS at Consumerfinancial.gov and they are ON YOUR SIDE! Ocwen suddenly forced escrow on my account without my knowledge even though I pay my taxes and home insurance for the entire year in full and on time. This meant an increase of my monthly payment of more than $300.

    When I called to ask why this happened, I was told that I had requested this. I told them that this was not true and that I would never ask for this. I was then told that I would have to prove this to the escrow department by writing them a letter and sending them copies of statements showing that I had already paid. They said that after I did that, the escrow would be closed in 5 days. BIG LIE. I called again and this time I was told that the forced escrow was placed on my account because they got it from GMAC. I told them that I never had escrow with GMAC, or with Wells Fargo, the original lender. They said it didn't matter but the escrow would be removed for my account by the end of the month. BIG LIE.

    I googled Ocwen complaints and found the CFPB website. I could not figure out how to file a complaint on the website so I called them at (855) 411-2372 and they told me to just write a letter saying what happened with as much detail as possible, and include any supporting documents you have (receipts, etc.). They will then review it and if it's something they can help you with, they will contact the company and give them 15 days to respond to them. They contacted Ocwen in only 2 days! Ocwen responded as they had to in 10 days, and a week after that, the forced escrow was gone! I'm sure that if it wasn't for the CFPB they would still be lying to me and putting me off and charging me money that I do not owe to anyone. File a complaint with the CFPB, it couldn't hurt and it worked for me!

    I had a loan modification approved on 4/20/2010 with a congratulations letter sent to me. After that letter I had an extremely hard time reaching an agent to verify my letter and guide me thru the loan modification process! They were going to get me on a payment of $1000 interest only for forty years. Instead they lowered my interest rate at 2% and started tallying up the new balance without alerting me to the change and because of this sneaky tactic (!), I fell behind the new balance and they foreclosed my loan! And I lost the house! They never could produce my original loan docs or how actually had ownership of my original loan note!!!!! They are corporate thieves! After I got approved for that loan mod, they sent me new paperwork to apply for that same loan mod again!!!!!

    In July 2013, I was a few days late paying our real estate taxes. Ocwen, which was not our original mortgage lender, decided to pay them for us without any notification! I called them and asked them not to continue to pay our taxes and to stop deducting the Escrow payments to no avail. In November, I paid our taxes and they also paid our taxes. Again, I called Ocwen and sent them proof that I had already paid our taxes. I was surprised by their representative's questioned. She asked why did I pay them. My response was: "I've always paid my taxes," and asked them to stop paying them!

    Then in December, I paid our February 2014 taxes and then called and sent via fax a copy of our tax statement showing that we had paid our taxes again. Yesterday, I received March's statement from Ocwen, which shows that they paid taxes again on Jan 22, 2014, charged us Escrow again, and they did not take any payment to pay our mortgage via our set-up automatic payment for January. Now it appears I am late, did get charged late fees, and there is a possibility that my credit rating will be affected! This has got to be stopped! I have read most of the complaints and the press release regarding William C. Erbey, executive chairman of Ocwen Financial and its Mortgage Servicer's Ties Raise Regulatory Concern.

    I feel that this company's schemes are unethical and it practices should be investigated! This company is implementing unethical schemes to generate additional fees and they are endangering my credit rating and continually disregarding my requests to rectify the problems! I do not want my credit rating to be affected by this company's failure to amend my mortgage as per my requests. I also expect them to stop paying our taxes and insurances and to refund the Escrow amount which has been deducted without my approval from my account. The best solution in addition to the above problem would be for them to rectify the problems that I have endured and to find another lender which wouldn't be corrupt! I would appreciate your help in this matter asap. Thank you.

    They took over my loan from GMAC who I had absolutely no problems with on 12/14. What a nightmare...I mailed my Dec. payment on 11/29... In Jan. I received a packet for foreclosure... When I called India, they said they had not received my payment... put stop pay ($10) on previous check and wrote another... Now it appears that I was 30 days late on my payment (Btw... have never been late once in 25 freakin' years!!) Wait... it gets better... I mailed my Feb payment on 1/28... On 2/14, I realized it had not cleared.

    I called India.. They said THEY were experiencing problems but don't worry..."We won't charge you a late fee...." Received my March statement demanding my Feb/March $$. I called..India. They posted my payment on 2/17... I explained my other mortgage payment I sent on the same day to a different company cleared on 2/1. They blamed it on the mail. If you happen to ask for a supervisor..ha ha... Have you ever gotten into an argument with an operator in India... You lose... They win. Why... because they're in India and could care less about your silly ** issue.

    I see a systematic program that paints a picture of me not paying my mortgage on time. When I got off the phone yesterday... to India... for one hour and fifteen minutes... not only did I want to go kill every cow I came across. I also wanted to... use your imagination... hint... it has to do with a windpipe... seriously. Instead I researched them and found out that I am not alone with this poor excuse for a mortgage company. I'm filing a complaint to the state and the Feds. Please accept my sympathy and Good Luck. (I have nothing against anyone from India... just loser companies that outsource overseas to increase their profits while eliminating any real customer service.)

    I have now called Ocwen and spoken with a supervisor nine times for my 1099C. First three times they said they mailed me a duplicate copy. Calls four-eight they tell me they are emailing it within the next 48 hours. Ninth call, they tell me there is no electronic copy and only an original document that was mailed out. I ask why they lied eight times to me and they have no answer. Any ideas on how to get this tax form? I have emailed the CEO and board of directors and not heard back. Also, called IRS and they can't help.

    I mailed my mortgage Payment to Ocwen 6 Feb, I received an email confirming the receipt of my mortgage payment on the 12th of Feb (payments received after the 16th are considered late). On the 21st I received a call from one of their agents stating that when they processed my payment there was an error on their end and they were not able to process my check. I was asked if I wanted to mail in another check or do a speed pay over the phone. I asked if I would have to pay the additional charges if I did the payment over the phone. I further explained that I did not want to pay the additional charges of telephonic payment and that was why I mailed my payment in the first place and I also asked if I was going to be charged the late fee. I was assured that since the error was on their end I would not be charged any additional fees.

    When the payment went through my bank I discovered they charged me $19.50. I call their customer service and as usual I ended up with an agent who could not understand the American English language structure or definitions and it was difficult for me to understand what he was trying to say over the phone. After explaining to him several times how I originally placed the check in an envelop and placed it in a mailbox for the mail carrier to pick up and go through the mail delivery process (he didn't seem to understand the concept), he tried to tell me that my bank returned the check saying there was no such account and I must have got my checks mixed up with an old bank account. I explained to him that this is the same account my husband and I have used for years and what he was saying was not true. I was also told that I was charged the $19.50 for them using the speed pay option.

    After going back and forth and him repeating himself and talking in circles several times and refusing to let me speak with a manager I hung up on him. To add insult to injury I had my husband look at our bill for next month and found that we have also been charged a late fee for their error. I am going to make an effort to contact their customer support again and try to get someone who has a clear understanding and able to speak clear American English. I am not even sure if the person I spoke with is even in the US since he did not understand what the regular mail postal system is. I am also going to contact their research department to see if I have any better luck with them. After some online research I discovered this company has a $2.2 million lawsuit against them for poor customer service and basically cheating their customers with phony charges. I will submit another review with the outcome.

    I have been beyond disappointed with Ocwen since the day I bought my home in 2007. I know my rant is just a drop in the bucket, but after reading a handful of complaints on this site and others, I feel compelled to add my story as well. Maybe, if enough of us complain, something will finally get done. I have a similar story, several instances of lost paperwork, promises of a loan modification only to be denied weeks later after a mind-numbingly excruciating process of sending paperwork, only to have them lose it and then request it again.

    After the emotional seesaw of being turned down, they encouraged me to apply again, where they lost more paperwork or claim to not even have a file on me completely. There have been unreasonable late fees, lost payments, threats to foreclose, harassing calls - and the outsourced customer service... Good Grief... How is it that this company even exists? My most recent run-in with Ocwen was because of an insurance hiccup. I won't go into details, but suffice to say, they are charging me $663 for a two month gap in insurance, when my normal premium is about $550 a year. That is more than a 700% increase over what I normally pay.

    Now, I consider myself to be a fair person and am willing to pay a reasonable late fee or administrative fee, but this is ridiculous. And after reading some of the other entries on this website, I can at least carry away some peace knowing that I'm not alone. But it's beyond frustrating that a company of this size can somehow go unnoticed and remain in business, with so many complaints. I was amazed at how many were posted just this month, on just this website. And like many of you, I am completely exhausted from trying to deal with them. How much stress and time is $663 worth?

    I know that if I call, I'm likely to spend an hour bouncing around on the phone with people I can't even understand - often to just have them say they can't help or for me to call a different number or fax in more paperwork. And just because I'm frustrated - WHO THE HELL USES A FAX MACHINE ANY MORE??? Why can't we email anything to this company? At least then we would have a record of our efforts, but with a fax machine - none... Maybe that's another one of their tricks for screwing us. I hope Ocwen is litigated out of business and the Jerks in charge pay for their unethical greed. They should be ashamed. And I apologize if any of my frustrated words offended anyone.... Except for you, Ocwen... You can take a flying leap.

    Our mortgage was sold to Ocwen several years ago. We are in the process of buying a new house and wanted to close the mortgage. In early November 2013 we requested a final payoff amount from Ocwen on a loan we'd been paying down (double payments) for four years. We received the information on December 30: approximately $750 if paid by January 15. We paid the full amount by wire transfer on January 2. On February 2, we received a bill for $13.60. We paid it, too. On February 17, we received a bill from them for $36.00. We called and they said our account was closed. On February 18 we received two bills from Ocwen, one for $28.00 and one for $270.00. The latter was marked "Past Due." Five phone calls and this is not resolved.

    I have a rental property that Ocwen Services. Damage was done to the property. State Farm Ins. Co. sent me a check for repair work to be done. I had to send it to Ocwen, because the mortgage company had to sign the check with a seal and return it to me to sign and cash. I did not sign it before I sent it to Ocwen. Ocwen cashed the check and I'm still waiting for a check from Ocwen for over a month now. There was a letter in the check I sent telling them to sign it and return it to me. When I call I just get someone in India and today they hung up on me (this happens every time). The check has to be signed by me and Ocwen. I'm out the money and don't have the money for the repairs that are needed. It's over $6800.00. I can't rent the property out and I'm losing money on the rent I would be receiving. Please Help!

    My loan was sold to Ocwen Loan Service about a year ago. I own several properties and I must say this is the worst mortgage company, please close the doors. In the last 6-month I have experience the worst customer service, my tax have not been paid for 2013, my calls have been disconnected, I've had to fax the same document over and over, refuse to let me speak with a supervisor, no ones able to provide me with the same information and when they cannot answer your question they disconnect the call. I could go on but what good would it do, please stay away from this company. It should be some type of law preventing a mortgage company from selling your mortgage without your approval.

    In 2011, my loan was transferred from Litton to Ocwen and during the transfer I was still making payments. None of my payments were applied and my loan was already in past due status and Ocwen indicated that they would not apply any payments to the account unless it was the total past due. I stated that I had been sending payment the entire time during the transfer. They stated they never received them. So they recommend to do a loan modification.

    I submitted all the documents required and waited. Then they called to set up an appointment with a relationship manager two weeks out. When I did talk to the relationship manager, he stated that they did not receive all documents. I faxed and faxed the documents over and over with no avail. Then I received a denial letter stating that the documents had expired. I attempted the same loan modification two more times including the most recent one February 11th of this year.

    Because a foreclosure letter with a sale date, and a letter stating it was not too late, I could save my home with a modification. Once again , Submitted all documents again, called two days later to check the status and was told all the documents were received and sent to the underwriters. At that time set up a date with the relationship manager a week out. At that time, I was told all the documents were not received, which was a shock because I was just told a week before that all documents were received. So, I sent the documents twice so there would not be any problem.

    We'll lo and behold guess what on February 18th a whole new list of documents were no received. Sent those, set up a new appointment with the relationship manager for Tuesday February 25th because I was told that was the first available one. Called back today just to check and make sure the three documents were received and oh Lord a whole new different four documents were needed and not received.

    This is pure torture, bad communication, or just a bunch of money hungry people that are not really trying to help save anyone's home but, instead take it and your money in the process. I'm so stressed to the max with these people. There is defiantly a communication barrier. Someone anyone please help. I will be losing my home soon and my kids, husband, and I are struggling to stay above water.

    I have a difficult time understanding the language (English) the person in India is speaking. Nothing I have asked them to do (automatic bank drafts) and more, goes to a dead end. Outside financial dealers and reps can't believe they're still in business. They LOCK you into the high interest rate and raise the payment yearly. They suck! Avoid contact. They ARE the plague!

    I was running behind on my Feb 2014 payment and knew that it wouldn't reach Ocwen before the 15th of the month (If they receive a payment after the 15th of the month, they will report you as a "Late" payment to the credit bureaus). So I called to pay by phone, even though it was going to cost extra. I called on Thursday the 13th, they sent me an email confirmation stating it was paid, and I thought that was that. Today I went to my bank account and saw they didn't debit the payment from my bank account until the following Tuesday the 18th. I sent a reply to the email confirmation they had sent to me, but it is an undeliverable email address. I know there was plenty of money in my account to cover this. What a scam they have going on!!! I am sure that if they are pulling this on me, they are pulling it on 100 other customers! Where can I report them, and will anyone care? Confirm from Ocwen below:

    Like many of you and quite out of my control, my loan got sold to OCWEN a few years ago. I've never missed or ever even been late on a payment... ever! Unfortunately due to circumstances beyond my control, I've been out of work for the last 4 months, but (because of savings) I still didn't miss a payment nor was I late. Luckily work has picked up but unfortunately I was a few days late with my January and February payments. I called and talked to the customer service department at Ocwen and they basically told me there was nothing they could do to help me with the late fees. They said the best they could do was not tattle on me to the credit agencies, but that they still want their late fees!

    Seriously I've been a small business owner for 35 years and every company of any worth who extends credit will always push the due date back or extend some sort of late fee refund for extenuating circumstances. But not Ocwen, by golly they are dedicated to the shareholder/bottom line and customer be damned! It's okay, I get it... and I can't wait to tell everyone I come in contact with, in my job in the media, about Ocwen and their horrible customer service policies.

    We got behind on mortgage and we tried to get loan modification but was denied because they said we make too much, we tried making payments but was denied. They said they could not take a $5000 payment for us to to nearly catch up, because they said it was over 30 days from last payment. We had set up an automatic withdraw and they messed up, and we tried doing speed pay over phone, but it would not let us.

    Sent our mortgage via US mail on the 2nd of Jan from CA to get to IL. They did not post our check till Jan 22nd and charged us $179.00 late fee. All the other checks sent that day were received and posted by other companies by the 9th of that month some even further away than IL. The worst thing is that they are doing it again this month. Just checked the bank and our check has not gone through yet again. I see this is happening to lots of people. I don't know why it would take 2 1/2 weeks longer to get to them than all the other companies. I see that have an F rating on BBB. When you try and call you just get the call service in India and they cannot help at all.

    Loan was transferred by Wells Fargo to OFS (Ocwen Financial Services) in 2010. Myriad of problems as a result, too numerous to list - 1) lost "file" to begin with, 2) wrong spelling of name on a/c, 3) about the 2nd month, received a late payment charge and notice, 4) called them, emailed, dozens of times to get this fixed but to no avail, 5) after 6 months of frustration, gave up. It's impossible to get a rep on line, someone who knows your account, transactions, and will give a straight answer.

    This is mainly because this co. has 100% outsourced its operations to India. It is not the only one but I suspect it's the largest servicer to do. Consequently its "customer service" is zero to non-existent and buyer beware. We got so fed up of it all, we've just given up. OFS also may have hidden agendas in pushing borrowers into bank REPO, loan defaults, etc. with all the crazy paperwork. It has a sister company Altisource, that was in the news recently. This outfit tries to litigate the delinquent mortgages... it is basically a collection agency, and will sue you in court. This is what we've heard from others. So yes, Ocwen continues to be a nightmare to deal with.

    Ocwen's trying to have its cake and eat it too, and no, the so-called govt. regulators aren't doing a thing about it. The system was much better with Fannie/Freddie and the banks, but then Congress in its full divine wisdom went and screwed it all up.

    I keep getting phone calls at least 2 - 3x a week, from an acct. manager. I am not arrears and I am up to date on all payments. I feel it's an invasion of my privacy. Very frustrating. I am in the Real Estate business and have discussed these phone calls with people that originate loans and they advised me because I am coming near the end of my loan Ocwen is trying to get me to refi under HARP... Also, I don't get paper statements and no one ever stated in a letter that we wouldn't be getting statements. In addition, I can't access statements online because an error message comes up about having Adobe Reader in which I have and verified. What are they hiding? And to top it off, the person who has been calling actually called the other day with the wrong names of the loan... She must have a list and forgot whom she called. Very unprofessional.

    Our mortgage loan was sold from IndyMac Loan services in November. We received no notifications at all and kept sending our payments (this is a rent house we have) to bill pay to IndyMac. Then Ocwen started with the phone calls horrible and rudest people ever. I put together that our loan was sold by the harassing phone calls. Anyway, in January 2014, they raised the payment to 800.00 which is 80.00 more per month and can't tell me why!! Also it just went up Another 5.00 this month.

    I called and called and after talking with 6 different foreign folks, I still get no explanation except my escrow was short. However, I called and the taxes and home insurance has not gone up in 2 years!! They are stealing, no doubt about it! I am seeking an attorney to go through my papers now but that is gonna cost also! It is sad they can get away with ripping hard working people off! I hate this company and have no idea how they are in business! They hire the rudest people ever!

    GMAC/Ocwen purchased our loan. They told us everything would remain as was and that there was no need to do anything. But they "lost" our auto-payment records. When we figured this out a few weeks overdue (as we had believed them that nothing would change and we did not need to do anything), we called and told them to set it up and take the money for that payment and for all future payments - we wanted everything on auto-pay so there was no possibility of being late. We thought everything was taken care of and could see payments going out each month. But we started to get cryptic calls saying that we were late. We would explain to their people what happened, and usually they would hang up on us after we said we had paid and gave them the date.

    They continued to have incompetent people call us who could not understand what was going on and would not bother talking to us after we said we paid - for several months. Finally we got someone with half a brain, who said what happened was the initial payment went for the second month, so it appeared that we had never paid the first month. Mind you, we never got any sort of written communication and the calls we had gotten before couldn't actually tell us reasonably what was happening. We had also been struggling as we had signed up for e-statements, but had not been able to access them and kept trying to get that set up, so we weren't seeing things as quickly as we should have.

    This representative finally was able to take an additional payment for us and said he was waiving all late fees. But he didn't, actually, as no Ocwen/GMAC rep can do anything right, and only ended up putting them in a way that they wouldn't show up on each of our statements, but about $400 in late fees that were completely Ocwen/GMAC's fault were still on the account. When they sold our mortgage to another company, they sold it with those fees. The other company now wants those fees, which we understand as they bought the mortgage with them, but which were not legitimate because of Ocwen/GMAC. Ocwen/GMAC refuses to even talk to us because we no longer have a loan from them. They are incompetent and will scam you with fees for things that are their fault. It is hard to imagine a worse company anywhere.

    I joined a mortgage accelerator program with HSBC Bank twenty years ago when purchasing my first home. In the ensuing years we have stayed with them despite changing mortgage companies. Back in Sept of 2013, payments started going to PHH for some reason and they were initially making payments to the company that currently holds my mortgage. Payments were spotty and also not for the full amount that they were taking from my account, sometimes covering the principal payment but not interest. Since the beginning of the year, they have taken over $2000.00 from my account and none of this has gone to my mortgage. I found this out when my mortgage company's collection department called to tell me I am in default on my loan with them. I have tried repeatedly to contact PHH about this and I keep being told that they have no record of me or any payments made to them yet it clearly shows on my bank statement that payments have gone to them. Has anyone else had this type of issue with them?

In 2007 I was divorced and received half of my ex-husband's topping out fund, I paid the mortgage off with the money because I wanted rid of them. It is now 2014 I cannot count how many times I have called them, emailed them sent registered letters asking for a mortgage satisfaction. They tell me they have sent it which of course is an outright lie. I am trying to sell my home and cannot because I need the letter of satisfaction. I am at my wits' end and have no idea what to do,

    I mailed my payment due Feb 1, 2014 on 01-31-2014. Payment was not process so to avoid a late payment charge, I put a stop payment on my check and tried to use OCWEN's online payment option. The one-time payment option would not allow me to put in a date of payment and it would not proceed without a payment date. I firmly believe this is done intentionally by OCWEN. Had to call the customer service rep in India to get a payment made. Also stopped receiving monthly statements with payment coupon for the following month. I have been making additional principal and escrow payments and designating the additional payments on their coupon but OCWEN misapplied my additional payment for January 2014. I would not recommend that anyone do business with this company.

    My husband received a phone call telling him that he is pre-approved to refi. We at the time were definitely looking to do that because of the rates being so low. They tell you that if you don't fulfill your end by submitting paperwork by a certain time then you are charged 500 dollars. So we agree. We send in everything they need. Then they call and say “No you’re not approved and oh yeah, you still owe 500 dollars for fees to try and refi the loan”???

    My loan was purchased by Ocwen from Chase. I went through a loan modification process with Chase that took over a year. I was finally granted the modification from Chase in Aug 2013. After agreeing to the terms and submitting the paperwork and the first payment, I get the letter that Ocwen will be servicing my loan. I continued making on time payments for six months and now I get letters stating that I have reached the end of my forbearance period and I owe a $20,000 payment. I should have known something was wrong because I went through several months where Ocwen was not reporting my account to the credit bureau.

    When I talked to Ocwen, I have to struggle to understand the conversations and I am put on hold multiple times. During my last conversation the Ocwen rep asked me if I had a copy of the documents from my previous mortgage holder. I have been asking for a document package from Ocwen since day 1. I don't think I can even begin to try to refinance with a legitimate Mortgage company until I can get the documented loan papers from Ocwen. I will send my complaints to the state and whoever else will listen.

    I think we need a class action suit. My wife had to take a cut in pay due to health issues. Shortly after that, she was laid off. We applied for a loan modification at PHH Mortgage. We were assured that we would qualify. The case manager told us that we needed to stop making payments so that we would be in the right position to qualify. We submitted the paperwork and followed his directive. We called him once a week to check on the progress. Every week he would tell us that something was missing in our paperwork and ask us to send it to him and that when he received that missing document everything would be ready to go. When we would call the following week, he would say he didn't receive what we sent. We would explain that it was emailed, he would say wait let me look and it would be there. Some weeks he would say we just needed to be patient, then the next he would say we missed signing something.

    After several months of this, he informed us that the paperwork would need to be done again because it was out of date. We did it all over again and sent it in. He continued to tell us that we didn't need to make a payment, things looked good, it wouldn't be long until approval, and just be patient. After 4 months we received a letter saying they were going to foreclose. We called our case manager and he said we needed to either make all of the payments at once or lose our home. We are in Chapter 13 so we are now in the process of adding it to that plan. We were lied to. It seems we were sabotaged on purpose. It makes no sense. I fear for others that this can happen to. They need to be held accountable for what they are doing to home owners.

    This company - who know where they are located - has proceeded with foreclosing against a man who "forgot" to pay his bills due to dementia. FYI - charging 10% interest rate for a man who can barely afford basic necessities of life. Family stepped in after finding out and filled out home modification application. Apparently this application has been sent to another country and the "contact person" in Africa or wherever is nowhere to be found. No returned calls, no fax number, no email - nothing. Foreclosure date is in 2 weeks. Will fight this will all I have. Total abuse and neglect to return calls.

    Ocwen - worst ethics for a mortgage company. This has happened to me several times. Owned my house for 16+ years and had the mortgage under Bank of America. BA sold the loan to Ocwen. The problem is that I send off the monthly mortgage payment by check via US Mail on the 4th or 5th of he month. We all know it does not take 2-3 weeks to mail a check from San Antonio to West Palm Beach. Ocwen holds the check until the 24th, then charges me a late fee. I wonder how many other Ocwen customers get treated the same way? I can't help but think that this practice is deliberate and intentional, just to collect the late fee. It might even be illegal.

    Ocwen took over our mortgage around January 2011. Everything was fine for the first year except they paid our property taxes after we had already paid them which is not escrowed. Just to be brief, everything started going downhill. First they stopped sending statements monthly, then they said we was 60 days past due. Ok paid the "past due account", now current around June 2012. Again no statements so I decided to call, mind you still paying without the statements. I called them August 2012, they told me we was in foreclosure because of none payments. We wired them the money to "catch up" on so called pat due bill. Called them to confirm and give the reference number, was told to call back the next day to confirm payments posted to the account.

    Called them and they only post $600.00 out of the $2000.00 sent, they said it was in escrow for future payments. LIARS!!! Ok I told my husband these people are full of it. So I jumped in high gear. You have to have 12 months of on time payments to refinance. So we started paying using our bill pay through our bank account never so called late again. Around the 6 month point we opened a Walmart credit card because with them reporting late score dropped, score went up 12 months later refinanced with the credit union. Prior to that they only report look like every 3 months. We had to print out a statement off Ocwen website to give to the credit union showing we had paid the previous 2 months they were not reporting. I also printed a payment history from the bank.

    Our balance on the credit bureau said $50,000.00. When we received our pay off it was $5,000.00 more. So we had to come out of pocket with the money because Ocwen said those was fees, that they could not explain to us or the credit union. My husband was frustrated because we didn't have the $5,000.00. I told him I'm gonna let $5,000.00 stop me from getting rid of them. I went to my credit union borrowed the $5,000.00 and they are history. Oh yeah checked the credit report around January 1, 2014, Ocwen was reporting with same balance. I disputed it, they said it was accurate. I then printed the report from Ocwen website where it clearly show a $0 balance. Advice to all, get current don't be late on other bills and get from under that hell hole. They are not gonna help you. Don't believe nothing they say. PRAY, PRAY AND PRAY!!! Get out!! Thank God!!!

    We received a 1099 from Ocwen on 2/6/14 and a letter dated 10/3/13 stating they needed my "Tax payer identification number" or social security number before they can process my 2013 interest statement. Is this for real???!! They have my mortgage and I believe my SSN is scattered throughout every document in my file. I do believe this looks like a stall tactic in getting my interest statement for 2013 in a timely manner. I was also told that part of my interest statement would be coming from GMAC who had my mortgage for about 4 or 5 months in 2013. I don't feel good about this after reading the reviews.

    Helping Home Owners is what they don't do. I was 6 month behind on my mortgage of $906.15 which totals $5436.90 so I thought. I could get help by applying for a Home affordable modification. I was denied. They took all my information and used it against me. I worked a second job to make ends meet and try to save money for repairs; I had to pay $7809.01 to be reinstated for the 6 months I was behind. Then I received a notice with my April mortgage note saying I owe $400.00 for charges they just received which totaled $1440.00.

    In May mortgage note I received a note saying instead of my regular mortgage payment of $906.15 it will be $1096.94 they stated that according to the federal law (RESPA) allows additional funds to be held to prevent the escrow account from being overdrawn. And I will need at least $1661.98 in escrow account at the start of the year. Which will begin in 6/13? Here it is February; my mortgage is still the same. I called on 02/03, 02/04, and I finally got someone on 02/06 at 3:10p. They told me my escrow amount went up, I asked why. I was put on hold for quite a while then the guy said because in March it wasn't enough money to cover payments.

    I asked to speak to supervisor and she explained that in 2012 they paid my forced hazardous insurance and that left me with a negative balance. I asked if that was included in the reinstated amount, she said no. Then she mention my taxes which is included in my mortgage so I really didn't understand what that had to do with anything. All this for a modification. If you can't trust your mortgage company who can you trust?

    I wonder if this is really legal. I feel as though I am being taken advantage of. I stopped working extra hours on my second job, it wasn't beneficial to me. They saw my gross and made my life miserable. I can't afford this increase any longer. It's one of the coldest winter ever and it cost to stay warm, my house is falling apart and I can't afford repairs, which is why I got a second job in the first place. I feel so stressed over this. I probably would have been better off walking away. And to top that off they also cover the insurance for my house, which isn't beneficial to me.

    They have 3 pages of things they don't cover and a small paragraph of what they do cover. They sent me a notice saying I will be charge me $799.00 annually. Yet in March 2012, $813.00 was disbursed from my escrow (this is the payment they said they made). Then in December 2012, they wanted another disbursement of $799.00. Then for 2013, I thought it was included in my reinstated amount but it wasn't. They took that out of my escrow in November 2013. Any suggestion please?

    I have not received a statements from Ocwen since October 2013. I have called no less than 35 times and they indicate they were sent. I also requested them to be emailed and have not received them. My husband passed away in October and my payment was three days late. They levied a fine and reported it to the credit bureaus. When attempting to contact them, I get the calling center in India and cannot understand their attempt at English. I have talked to the Research department, Ombudsman and countless other people who insist the statements have been mailed. I also have not received my year end interest statement so I cannot file my taxes. I spoke to one woman who indicated that I should remortgage my house at my expense. I have tried to tell them I have not received anything and they act as if I am lying. I have filed a complaint with the BBB and my state attorney general. I would appreciate anything that can be done to rectify this situation.

    Today is my Birthday, 2/5/14. I have never been late with a mortgage payment. Because of all the recent snow we've had in NY I decided to wait until my direct deposit posted on 2/9/14 to pay all my bills at once rather than venture out into this terrible weather to drop a check into the bank to stay safe. At 11 am I received a call from OCWEN demanding payment. This woman was relentless in making me commit to a time but all the while insisting on an immediate over the phone payment. I explained I have always paid before the first of the month and never missed a payment so why was she harassing me? I also got her to admit that my payment isn't technically late until after the 17th of the month and even then I can simply pay a $80 late fee. She still demanded payment despite these facts and got me very upset that my high blood pressure got the best of me and I felt like I would pass out.

    I really don't understand this call as I know for a fact friends of mine are still living in their homes being foreclosed on for the past 5 years and never get any calls. I am a good person trying to get by as a single parent with 2 children and even if I had decided to be late and pay the extra fee that should have been my prerogative and then they still didn't have a right to call and harass me. They scared me and ruined my entire day, they should be fined! I HAVE NEVER HEARD OF DEMANDING PAYMENT BEFORE A PERSON IS LATE.

    Yesterday we received a phone call from Ocwen stating that they were holding a $13000 insurance check for us. They wanted additional info and are sending a "Packet" to us via regular mail. They said that this was a claim from 2002. They also said they aquired our account in 2013 from GMAC. In 2007 GMAC started foreclosure proceedings against us. We were forced to file a chapter 7 bankruptcy (due to job loss). All foreclosure proceedings stopped and in about a year the bankruptcy was discharged. We moved out of the house and notified everyone.

    There has never been an insurance claim made on our property. The house sits empty and destroyed by vandals. Ocwen continues to pay the taxes. We want the deed out of our name.I am trying to get hold of their loss mitigation department to find out what they really want because they cannot possibly have insurance claim money for us. It has to be a scam, but I can't imagine for what purpose. They cannot tell me what insurance company. There is also a 2nd mortgage on this property and a home equity loan. It's a nightmare.

    I live in Fremont, CA. My loan is with Ocwen. I paid 2012 Back Property Taxes owed with the Alameda County Tax Department. The Alameda County Tax Department verified that I paid 2012 $32,027.28 property taxes with personal cashier's checks and provided written documentation. The Alameda Tax Department also researched that they never received payment from Ocwen for the 2012 back taxes. Ocwen Loan charged me effective 2/2013 for loan balance of $ 38,647.48 that they said they paid back property taxes. I provided the letter that Alameda County Tax Department that I paid the 2012 taxes. I sent information in registered mail 6/2013. On 1/31/14 , I received a mortgage that still indicates an escrow adjustment of $ 38,647.48. My mortgage has increased because of this escrow adjustment. I've called Ocwen several times however, they put me on hold to review and kept on insisting that they have paid property taxes. What is my next option? My CPA's office recommended that I need to hire a real estate attorney. Please advise. Thank you.

    My loan was transferred to this company in OCT. 2013 not my choice. Every time you try and call you get someone in India that you cannot understand. They have raised my monthly mortgage already for escrow reasons they say. You cannot receive any help from them. Now I haven't received a bill for the FEB 01 payment, been trying to call for three days, cannot get thru, have spent so far 2 hours on hold. Still no address where to mail the payment.

    I've been in my home since 1996 and have never missed a payment nor been late. It's like they want you to miss payments since you cannot get any help from them. How do you get in touch with someone who can speak English and wants to help? All I want to do is make my payment but no one will send a bill or tell me where to send it. This company shouldn't exist and why do they have my mortgage? STAY AWAY IF YOU CAN OR GET OUT QUICK.

    Out of curiosity, we are wondering how many of the Ocwen problems people are experiencing have to do with loans that originated with Taylor Bean & Whitaker prior to 2007? We have 3 loans where were being handled through TB&W mortgage servicing, that were later serviced by AHMSI after TB&W was taken over by FDIC during the Colonial Bank scandal when Lee Farkus (pres. of TB&W) was sent to prison for mortgage and securities fraud against Colonial Bank. Lee Farkus is the guy who is famous for having said he could rob a bank with nothing but a pencil.

    AHMSI then came into the picture and began servicing loans held by an investor known as "TB&W TRUST", which has a trust account with the Bank of New York Mellon, and BNYM is the manager of the mortgage and note papers. AHMSI employed people who were once employed with TB&W Mortgage Corp, and they relocated from Ocala, FL to Irving, TX, setting up under the new company name (AHMSI). This lasted until AHMSI was kicked out of Texas for mortgage and securities fraud in Texas, and went bankrupt, and the loan accounts they had control of were then taken over by Homeward Residential Servicing (incidentally owned by the same guy who owned AHMSI), which was and still is apparently based in Texas until a year or so ago, and is still apparently being operated by the former employees of TB&W.

    Then Homeward Residential was sued by the Texas Attorney General and run out of the state for fraud and violations of their state's consumer protection codes. After that, Homeward Residential Servicing was "taken over" by Ocwen, which then relocated the offices back to Ocala, FL with servicing employees located in India who can barely speak intelligible English. Ocwen has turned out to be far worse than AHMSI was on their very worst day - which is, more than likely, precisely the reason Ocwen was made subject to a recent $1.1-billion-plus judgement, filed somewhere back east by a state attorney general.

    We cannot get through on the phone to discuss any of our problems with Ocwen, as of today (Feb. 4, 2014) because after waiting for an unreasonable period of time our call gets disconnected during transfer at their end. We have tried going through their website to make a call appointment, but have had no luck in creating a user account to accomplish this. Ocwen bills us for amounts they allege were owed to Homeward Residential, even though we have documents from Homeward Residential from dates before Ocwen took over indicating those amounts were satisfactorily paid in full.

    Ocwen continuously and maliciously attempts to wear us down with their nonsense and merit-less claims. When we sold one of the properties that Ocwen has been servicing, they illegally billed us and forced us to pay over $2,133 that they listed on the settlement document they provided for the sale, showing it was a combination of servicing costs (assessed from their own wrong-doing and that of their predecessor, and bills that we received AFTER we sold the property and paid them off). They are alleging that it was for "foreclosure expenses" and "attorney fees" - even though they never indicated we were under foreclosure action in writing, nor did we receive indication of any lawsuit, nothing was filed in the courthouse to support their allegations, and there were no notations that showed up on the title search at the time the sale was closed.

    We sent them letters by certified mail in July 2013 demanding that Ocwen eliminate the so-called servicing charges they claimed they assumed from the prior servicing agencies, despite our documented evidence showing those charges didn't even exist when Ocwen took over. They refused to acknowledge our demand letter, which they signed for and then said they never received, and they dunned the title company for the above amount ($2,133), in addition to the principal, interest, and taxes that were in excess and over & above the principal and interest that was actually owed and due them at the time, and collected these erroneous charges from our sale payoff.

    Even our attorney is pretty steamed over the way Ocwen has treated us. At his recommendation, we are preparing to file formal complaints with our Kansas Attorney General for consumer protection fraud, which carries a provision for double damages because my husband is over 65, and another complaint with our Kansas Banking Commissioner for financial consumer protection fraud. We also intend to sue Ocwen in small claims court (where they will not be allowed to have an attorney present) to attempt to recover the monetary damages they have caused. If we can get back into this site, we'll let everybody know later how things turn out.

    Our loan was sold to Ocwen in March 2013 from Homeward financial. We didn't have a problem until November 2013 when they changed our banking information and are now saying we are 60 days past due even though we have emails confirming payments but none saying they didn't go through. When calling to try and straighten this out no one answers or you are on hold for 45 minutes and still get no where. We have made three payments that we have confirmations for and they are still not showing on the website. No one answers emails for complaints and you cannot talk to a supervisor. I have contacted the credit bureaus and the BBB. Next step is contacting an attorney.

    My mom is 78 years old and is now living alone. My dad fell and because of his injuries is now in a nursing home. After 57 years of marriage, my mom has to learn how to live without her caretaker and fend for herself. Dad and Mom bought a 2-family home that they thought could provide a modest income and also provide a place that they could someday live in. Now my mom is trying to keep up paying a mortgage that seems to always go up, so after 4 months of partial payments she heard about Ocwen's mortgage relief program. She for months now has sent several copies of every paper that they requested. Every time she has a scheduled phone conference, it either does not happen or they request additional of the same paperwork again as they state they never received it.

    My mom is struggling to understand everything that is being requested of her and is left hanging on to the hope of a better interest rate so she can continue to keep the home that my dad and her bought together. Meanwhile Ocwen continues to play games with her and string her along with no remorse. Mom has no idea that this is just a game to them and she remains hopeful that this will end in her favor. It's really sad that people continue to prey on the elderly. My mom does not have her husband any longer. Her credit is already damaged and if Ocwen continues to be negligent and cold she will be out on the street at 78 years old.

    We been in our home for 16 years, making mortgage payments to GMAC. During those years never had a problem. For the past 11 months there have been off and on problems with my account with OCWEN. One occasion I mailed in my payment on time, and after the late payment date I checked my bank account wondering why I have extra money. Why is my payment (check) not deposited until the 26th of the month. Another occasion, after sending a payment on time, well they were called. OCWEN put my check on hold and it was sitting on someone's desk. This was after the late payment date 1-21-14. And because it was OCWEN mistake, I had to make a phone payment even though my check/payment was in the office.

    My question to them was is there going to be a fee? OCWEN answer was there will not be a fee due to their error. I also brought to their attention that I had not received a mortgage statement in January for February's payment. To date 2-2-14, I have not received the 1098, 1099 tax form.

    I am so relieved to find this complaint here! Our nerves were so rattled by what Ocwen put us through, that we never got to reading detailed complaints like these. We had the exact same experience as you. We were called and offered a modification on our loan. We did not call them to ask for it. They proceeded to tell us that we needed to stop paying the mortgage for at least three months in order to qualify for the modification. That seemed very strange to us. They had just told us that we qualify for it, yet we had to do something else to 'qualify' for it.

    My husband is a finance director and is far from a fool. He just did not believe this could be correct information. We continued getting these calls, so eventually took their advice in order to get the modification. After the 3 months of not paying the mortgage, we called to ask when the modification would be done, and what do you think we were told??? After about 20 extremely frustrating calls to India, and nobody knowing a darn thing about our case, we were told that we do not qualify for the modification because our account was in arrears!!!!! If we wanted the modification, we now had to pay them the 3 months payments all at the same time as paying our other mortgage payment. We did not just have $20,000.00 just lying around.

    We went through a year or two of hell trying to fix this mess. We could never get hold of anybody. We could never speak to anybody who knew anything about how to handle our case, and quite frankly they did not care! We tried getting to the top, but that was a waste of time too. They finally started threatening us with foreclosure, but we still had not had one conversation who could offer us any advice or explain why this happened in the first place. We paid an attorney recommended by them (ha ha!), but that was just another waste of our hard earned money. In December 2012 we received a call telling us that we had maximum 2 weeks to vacate our home!!!! We moved into a rental and now will not be able to purchase a house for many years due to what Ocwen have done to our family! We had a great home that we loved. Ocwen have taken away not only our home, but they took away our pride, our confidence in any businesses out there, and the ability to own our own home!

    My daughter's mortgage on her house was just bought over by Ocwen 2 months ago, and guess what she is going through??? She has been in her home almost 10 years. They have never been in default. They have never had any issues. They always paid the taxes together with their mortgage, and now they are having a huge battle as Ocwen deny that they paid their taxes. My daughter has the confirmation from the tax offices. Ocwen are raising their mortgage by $500 per month, which they definitely cannot afford. She has tried incessantly to get hold of somebody that will listen to her. Nobody listens. Nobody in India cares. She has spent weeks on the phone trying to solve this issue. Her nerves are frayed! What is she supposed to do? Will they evict her too?????

    Please tell me if there is anything either of us can do and if there is some sort of class action suit that we can participate in or where we can turn to get some sort of compensation for what they have done to us. Thank you.

    Ocwen my mortgage from GMAC around March of 2013. I had both my homeowners and flood insurance payments added to my escrow. Well, on Jan. 31, 2014, My insurance company sent me a letter stating that my flood insurance expired on Jan 3, 2014. I was horrified, I thought Ocwen paid my flood insurance. I contacted my insurance company and was told they sent Ocwen 3 billing statements,stating they have to pay my flood insurance. How ironic, they paid my homeowners. If I didn't pay my flood insurance on the 1/31/14, my flood insurance would lapse and my insurance would go from $1000 to $3500. My agent called them and worked it out. Luckily, I had the money to pay it.

    I contacted Ocwen's Insurance dept. Several people talked to and told me they had no clue why it wasn't paid. Others denied 3 letters were sent, others said they called my insurance company and told them there was a technical error and the payment wasn't processed. I then told them that my insurance co, doesn't have to remind them to pay my flood insurance. They also told me I called them on 1/27/14 but can't tell me why I called. This company is so horrible. Did they want my flood insurance to cancel, thus having them do another loan, at an higher percentage. I informed Ocwen that I will contact my lawyer. Really how stupid does Ocwen think we are, knowing the insurance wasn't paid and not paying it. This insurance SUCKS.

    I have been with them for 8 years after my original company sold my account to them before the first payment. I have been having serious money problems since I have had to have two surgeries. I have had a modification with them before but this time they have been dragging their feet. I am now two months behind partly because I allowed them to draft my bank account for $600 but they tried to do more and the transaction was refused. So now I am having to try to play catch up. This is hard since my house is literally falling apart around me and I am having to rob Peter to pay Paul in an attempt to have heat and running water plus get them caught up with the mortgage and the escrow account for the insurance and taxes.

    I have been speaking with someone from India and they are not too helpful. It is always someone will call and sometimes they do but I am usually at work. I work at night 12 hours and I tell them when to call and they call when they want. I am so at my wits end with this. My son and I need a home. He is disabled and stays with me even though he is an adult. He cannot not walk, has not walked since he was three. There has to be a way of making some kind of deal with these people to get my payments lowered and caught up and to be able to speak with someone who understands English enough to speak to help me. Is there someone out there that can? By the way, this has totally ruined my credit. I have even had a bankruptcy since this ordeal with them.

    Got a loan thru credit union and was sold to PHH. In 20 years of owning I have never had to pay escrow. In the last 2 years of having PHH we have had to pay escrow 2 times. On our closing we had escrow signed up so that we would not have to make a payment at beginning of the year. Now each year we get a bill because they have said we did not pay enough. We called and talked with them and asked to have this fixed and they said they look at last years taxes and insurance to calculate. I wanted to pay more so that it would cover it and they said they will send back the extra we send because it is too much. I understand insurance and taxes go up a little but ours has gone up many hundreds of dollars at a time and the purpose of escrow is to hold extra money.

    I've read many of the stories over the years but I haven't read of anyone that has had to deal with Ocwen for much more than 2 years. I started this process on January 31, 2009. I have six loans that were all eventually transferred to Ocwen. I was told to stop making the payments if I wanted to get any loan modifications. So I destroyed our credit and stopped making the payments. This has been five years of unbelievable horror and frustration trying to deal with Ocwen. Ocwen has a very consistent and persistent policy of denying and delaying when it comes to dealing with its customers. Ocwen will request documents, I'll send them, and then they'll deny receiving them despite the fact that I have signed receipts by them.

    At one point I made up SEVEN sets of documents and sent them via FedEx for seven days in a row because I knew they would have to acknowledge receiving them. Once Ocwen receives the documents, they will ask for something more and then claim that they didn't get them again. Once they finally do agree that they have everything, they will claim that the documents are now expired and need new ones. I've sent thousands of documents to Ocwen via email, fax, regular mail, certified mail, and FedEx. When Ocwen asks me for documents I don't send them just once but multiple times and via multiple methods just to make sure. This is a lot of what I've done for the past five years.

    Then Ocwen will assign me a "Relationship Manager" but when you call to talk with them they are either not available or they have assigned you a new specialist. I've gone from the US to India and now I'm back in the US. Ocwen will set up phone appointments and then not be available at the time that they set up. In December of 2011, Ocwen actually made two loan modifications for me that were on fantastic terms but nothing since. Initially Ocwen said that they'd modify all 6 loans at once but then changed and said they could only do one at a time.

    I can sometimes email some of the people but they claim they can't email me. This is because they don't want any record of what they are doing. This is why on the phone they advise you that this call "may be recorded" but it actually isn't because again, they don't want any record of what they've been doing. Even though Ocwen agreed to a 2.1 BILLION dollar settlement as a result of what they've been doing, they are continuing to do the same things. I've filed a complaint with my state's Department of Justice and I've already been contacted by them.

    Ocwen has filed foreclosures on two properties of mine so far but I have an attorney that is working on both cases. When I explained this to Ocwen, the Ocwen rep told me just to tell the Judge that we were working on a modification and that should delay the foreclosure! I don't think it works that way. I've been told that legally what Ocwen is doing isn't wrong and that Ocwen doesn't have to make any loan modifications but it would seem to me that making me go through what I've had to that Ocwen should be required to make them for me.

    Ocwen's handling of these loans is morally reprehensible and goes against everything I was taught as a child about treating others as you'd like to be treated. I know most people give up after a year but if I lose my properties I'd owe over $200,000 in taxes to the IRS and I just can't afford that. For that reason I have continued to work with Ocwen for five years. I wish all the rest of you the best of luck but it doesn't appear as though our Government is going to do anything to prevent Ocwen from robbing all of their customers of either their homes, their money, their time, or their dignity. I pray to God that someone somewhere will do something to prevent others from having to go through what I've had to over the past five years.

    Ocwen spent nearly 9 months trying to get me to prove that the house that we have been living in for the past 22 years was really our residence! After sending them our driver's licenses, utility bills, letters from our Insurance Company, and County Court records, Ocwen still wouldn't believe me. In frustration I finally asked the rep at Ocwen if he'd like us to stand in front of our house and send him a picture. Best of luck to you in your dealings with Ocwen.

    This company certainly has its issues, so I decided to call the Executive Chairman of the Board, William C Erbey @ 561-682-8520. A lovely, American lady named Jackie ** handled my complaint with ease and promised to have a REAL person contact me tomorrow. If I haven't received communication from them by tomorrow, Jackie asked me to call back so she can connect me directly to Mr. Erbey. I suggest everyone call the number and even send him an email at william.erbey@ocwen.com. I will let you know if my situation is handled after tomorrow.

    Late fees from closing in NYS flood in 2007 were in process of being eliminated by Phil Franklin, Fremont Bank of Anaheim, Ca when bank imploded. It was then being resolved by Benny **, executive @ Goldman Sachs' Litton Loan Servicing when he lost his job and Ocwen took over. We are denied modification/resolution and there is no one to speak with. We are locked into terrible credit due to problem.
