My mortgage was sold to Lakeview years ago. I would never recommend them. I sent my payoff amount by cashier's check through certified mail. It was received 11/28/23, yet still has not been posted to my account. My loan is an FHA loan so interest is calculated to the first of each month. I tried contacting them repeatedly December 1st, trying multiple options and the only human I was able to reach was in the insurance department. She said she was not able to help me, gave me a different phone number to call, and connected me. It was the same thing all over again. After calling from 1 - 4:30 p.m. and not reaching anyone I gave up.
I also tried contacting someone through their website. I received confirmation that I submitted a request. When I replied to that email I received a bounce back email that the email address is no longer monitored. I tried the new email address listed, and that email address bounced back as well. They are virtually impossible to reach. They are late posting a cashier's check payment for over $3300 that was sent by certified mail. I have proof it was received 11/28/23. They've also had at least one data breach that compromised my identity. Do not do business with them!

I am writing to express my extreme dissatisfaction with the recent customer service experience I encountered while attempting to make my monthly payment. Over the past hour, I have been repeatedly directed to the automated system without the ability to speak to a live representative. This prolonged wait time and lack of personalized assistance have caused considerable frustration and hinder my ability to fulfill my payment obligations.
Furthermore, I am dismayed to discover that my previous payment history has been inexplicably deleted from the website. This disruption in my payment records raises concerns about the reliability and security of your system and the potential for future discrepancies. The combination of these issues, including the unresponsive website, the absence of live customer support, and the loss of my payment history, paints a stark picture of a poorly managed company. I am deeply disappointed by the lack of consideration for customer convenience and the overall disregard for providing a seamless and efficient payment experience.

I have had nothing but issues with this lender ever since they bought out our loan. I have been on the phone multiple times about them shorting my payments. Every time they said "yes, we see and we will fix this". Two weeks later and I am still being lied to. I would never ever suggest anyone use them as you lender! If you wonder if this review is a one off. Check the other reviews. You will see that I am correct with my statement.

Back in May I learned that Loancare owes me and my husband our escrow refund of $4991.64. The situation took a troubling turn when I was notified that the refund check had been sent and subsequently endorsed by someone other than me. Loancare sent me a picture with someone else's name in the endorsement section. I have never received this check. The fact that this check has been mishandled or misappropriated raises serious concerns about the security of the financial transactions and services provided by Loancare. After one of my many phone calls to their institution, I was informed that you had someone else's phone number attached to my account. This number belongs to a stranger and the area code is in NY.
I have made numerous attempts via call and email and have not received any proper assistance in resolving the matter. It is now clear to me that they never sent out the check as they give me conflicting stories each time I call in. This lack of accountability is both disappointing and unacceptable. It has now been 6 months and they continue to give me the run around and have not paid me the money we are owed. This company is fraudulent and a regulatory authority needs to look into their business as soon as possible to protect consumers. If I could give them negative stars, I would. Do not do any business with them.

I am disappointed in how Lakeview Loan Servicing, LLC has been conducting business. I made an October mortgage payment to include extra money to be applied towards the principal and escrow, which did not happen. The breakdown was clear and precise due to I go in every month to make a payment instead of giving this organization access to auto-pay. I called twice before getting a representative who spoke English that realized it was an error on their part and that my extra $100 towards escrow was not applied but added as an increase in my monthly payment. In addition to this, Lakeview did not give me an option to pay my escrow shortages but instead advanced me the homeowners insurance by $300.
When I spoke to the representative, it was brought to my attention that Lakeview’s policy is to have a minimum of $590 in the escrow at all times. Knowing this now, I had to make an extra payment of $890 scheduled for November applying it towards the escrow to get out of the hole and back in good standing due to my homeowner’s insurance with USAA increased by over $400 in one year. Lakeview need to notify the customer when there is a change in the policy to give that person a chance to pay the shortages and not just front the money. At the end of the day, I will be refinancing in the future with another organization and beware of their business practices!

We originally got our loan through a local bank but unfortunately it was soon sold to Loancare/Lakeview. We have had nothing but issues since. First, there was an issue with our taxes. They didn't pay them. Then we found out they never cashed the check from the Title company. So we had a big shortage in our Escrow account. That took a long time and many phone calls to Loancare and the county to figure out. I had to fight for Loancare to pay the late fee assessed by the county. They finally did, but it took a lot of work.
Then, several months later, my husband's entire department was unexpectedly let go. We immediately applied for Loancare's mortgage assistance program. They denied it, saying we had to be 90 days behind on payments first (which means it affects our credit). So then we re-applied and they denied it because they said we needed to provide a "Letter of Hardship" even though the application specifically says they don't need that. So we applied again with the letter and being 90 days behind and they denied it AGAIN. Keep in mind I had to call many, many times during this process. I got transferred at least 3 times every time.
By the time we applied a 3rd time, my husband had a new job and they wouldn't approve the hardship because, even though we were still 3 months behind because of his period of unemployment, we were no longer "experiencing a hardship." So then we were left to try and make up 3 months! It was just ridiculous and criminal in my opinion. So then we finally get caught up on our mortgage but there are still escrow issues. They say we're behind when they were the ones who didn't adjust it when taxes went up. so now our monthly payments are almost $500 more than they were originally because we are trying to make up Escrow.
Finally, we eventually sold our other house that had been stagnant on the market and are told that we can't recast because it is a VA loan. So I ask, "If I can make a large payment towards the principal will it make my payments go down." She says yes, so I make a very large (100k) payment towards the principal. It did not make the payments go down. When I called back, the new representative told me I was told incorrect information and that all of that 100k went towards principal but cannot make the payment go down. It just makes the maturity date closer. And of course I can't get the 100k back to refinance now. Just a lot of unprofessional people who are rude, hang up on you, and are not knowledgeable on the facts of how a mortgage works even though it is their job. It has been an absolute nightmare.

QUICK TO TAKE, SLOW TO REFUND. Refund ticket no:**/ Account No **. We divided the monthly mortgage payment of 2240.26 in half to pay biweekly. We paid 1120.26 on 8/23 toward our Sept payment but when we paid the other half in Sept, they took the whole amount. Been working since 9/8 and providing proof they requested to get the 1120.26 back. On 9/12 we were told by Kaylee we would see the refund in an hour. Instead, they requested more information which we provided. Now after talking with them on 9/16, they said that it wouldn't be until 9/22 when we might see anything. In the meantime, we have no money to pay utilities or get food and gas. Who can help us in this situation or file a formal complaint.

My sister and I got into our home (**) January 2023 and now we might be facing eviction as of September 2023 as a man with a gun came to our door to serve us papers. Long story short I had changed jobs between January and March. Then a couple months in something came up with my employment and my employer could not pay me normally. They had to send a check to me so my pay was late which further put us off payment course along with the interest rates. That was the period where money was tight. We were making the payments as usual and sometimes we were short... After all, utilities aren't free and neither is food, nor are home repairs (the house we pay mortgage on was a literal unlivable dump).
Now come September, Lakeview is ready to sell our house from under us. All the money we have spent getting into the place and all the money we spent sending mortgage payments will be lost, and we'll have nothing. Nowhere to live. And yes we can provide proof that we have been paying Lakeview. We are and have been attempting to make up the difference as well as continue making normal payments, but Lakeview is greedy and unyielding... so we've decided to move through with loan mediation as well as solicit donations to get caught up on payments.

Unfortunately my mortgage was bought by Loancare/Lakeview. When they processed the paperwork they are incompetent and didn't know that we had an escrow account for our rate buydown. So they misapplied funds. Trying to get someone on the phone is impossible, they will pass you around a million times and never get anything accomplished. This company is so unprofessional and useless. If your mortgage gets bought by them, I'm sorry, but definitely don't make a choice to do business with them.

This company is joke. You try get in touch with them regarding your loan, good luck with that, but you get automatic messages that they trying to reach you and the online service terrible, won't recommend it.

An insurance check was forwarded to them from my previous Mortgage co. when they bought my loan on 5.2.23. When I called, they stated they could not sign that check because it had the old mortgage company's name. I called my insurance, they stopped that check and issued another. Then Lakeview sent the first check back, signed. I called again, they instructed me to send the new check and they would get it back to me asap. I sent the check 2nd day on 6.21.23.
Lakeview has now sent my insurance check to a contractor not even associated with us, and I have not signed the check. My contractor is still waiting on the money for work they did in April. When I told them they needed to retrieve my check, they hung up on me. I called back and talked with their conflict resolution department, and all she said is that she would forward it on to be researched. I have now talked with this company seven times, and each time I am told something totally different. I would refinance just to get away from them if rates weren't so high right now.

Lakeview took my loan over from Mr. Cooper. After this, they failed to pay my homeowners insurance on time, and I received a notice of cancellation letter from my insurance company. I spoke to my insurance company, and they noted that they billed the company on June 6th with a due date of June 20th, and we are now into July.
When I called customer service, the robotic lines do not allow you to directly talk to a person, but you have to listen to every possible other prompt first, such as recent payments, recent insurance disbursement, taxes, etc. It took over 5 minutes before a prompt became available to talk to a representative. When I spoke to the representative, they stated they were not aware of the new company or payment. However, on mylakeviewloan.com under the escrow tab, the insurance company, policy number, and annual invoice amount was all listed for me to view. They contacted my insurance company and claim to be "overnighting" the payment (which may take 2-3 business days). Even if this is the case, this is a breakdown in an essential service, and if I was able to move companies and stay at the same rate, I would do so.

Lakeview purchased my mortgage 4 months ago and its been an absolute nightmare to deal with them since. Every month I have checked on the Autopay settings, which shows as "on." And every month they fail to take the autopayment out and the payment has been late. And every month I've called in saying "what do I have to do to avoid this, I'm trying desperately to pay you on time." And every month a customer service rep has responded with "make a one-time payment now, since your loan is new autopay doesn't kick in right away but it should next month" and then sure enough I go back and check and says autopay is set up. I've now been through this 4 times and we're past the 60 day window where they're not allowed to charge late fees and notify credit reporting agencies. Sure enough, this was the first ding to the credit report.
They can't figure out how to get autopay working and I'm sick of spending time on hold only to be told it "should" work next time. I'm absolutely furious and can't refinance with another bank because interest rates have gone up so much. Dealing with them has been like working with a scam company. I don't know if their business model is to find ways to charge late fees or if they're legitimate but it's been quite a process and we've gotten off on the wrong foot. Even after speaking with a manager, which I hate to ask to do, I still can't click the "modify autopay" button on the website. If anyone at Lakeview monitors this review and can help I'm all ears. I hate feeling stuck like this, I didn't ask for my loan to be sold to them and I desperately wish I had another option at this point.

Poor customer service. Rude employees that hang up on you. Make a payment and they take a week to process then wanna ask you why it is so many days late. Well it would be 5 days less late if you would process a payment when it's paid not schedule it their own for a day the following week.

Reaching out regarding our property at 2300 NW 23rd Ave. Cape Coral, FL. We were contacted through mail to procure flood Insurance from Lakeview. We were out of town due to the Hurricane that impacted our home. Once we were home and received the letter we were 30 days out from the time we needed flood insurance. We procured flood insurance as fast as we possibly could and found that it takes 30 days to kick in since it’s a flood policy. This is standard for any flood policy. It is impossible for us to get coverage before the 45 days.
My concern is the following. - Our home is not in a flood zone. We had to pay $1000 for a surveyor to come out and prove that it is not. They have proven this, now they have to go to FEMA to get the official LOMA. This is standard and take 90-120 days. Again impossible for us to provide in 45 days. Now I have to pay more right after paying $8000 in repairs to our home from a hurricane. - I opened a flood policy for $900 to simply appease the ridiculous request to get flood insurance. Now Lakeview has told me that they purchased one that starts 2/23/23 for $3600. The one we bought doesn’t kick in until March because of course this is standard and takes 30 days to kick in. - When I contact Lakeview to explain how ridiculous this situation is all they can say is there is nothing they can do because it is what the system does.
In summary, this home does not need flood insurance. It is not in a flood zone. I understand you have to follow a ridiculous law that is unfair to the homeowner and provide a LOMA which is what we are doing and we procured insurance in the meantime. I have paid enough! All I ask is for Lakeview to not pull an additional policy that goes in effect 2/23/23 for me to pay as well. This is absolutely insane, and taking advantage of homeowners who cannot afford to willing throw 1000’s out the window for absolutely nothing because again we are not in a flood zone.

First all I receive a letter from my mortgage holder that my loan was sold and now be serviced by Lakeview Loan Service in early Oct 22. I go to send in my payment to Lakeview for my November payment only to get a letter from them on 28 Oct with updated information regarding my account number. Who sends this type of information two days before it is due. So I update the information on 10 November and USAA sends in an electronic payment on the 14th of November. I just got a letter on 28 November saying that they still have not received a payment, so I start the endless calling process. I am told that I needed to email them my document. “They apparently don’t have a secure drop box or system for transfer of sensitive documents” and I would be emailed back a ticket number to which I would then need to call back and provide them the generated ticket number.
So, I am tasked with being the middleman between two departments WITHIN YOUR COMPANY! I called back two days later to be told that I should have received a ticket number within 15 min of my email and to do it again. I asked to speak to an elevated operator regarding the situation. I explain that I have an electronic receipt for the funds being delivered to be told that Lakeview can only accept paper checks and that they are not set up to receive electronic payments from other financial institutions. It's 2022, and you cannot receive electronic payments. Are you kidding me? Please tell me that this representative is a complete idiot and does not know what she was talking about.

Between the terrible communication, the changing requirements and basic lack of understanding of those requirements, and then outright lies and deceit, this company shouldn't be in business. Starting with "We'll take care of everything" quickly changed to: "You need to provide...". After delaying long enough the rate lock was about to expire, I got the typical "we'll pay to have the rate lock extended as needed"... Then I see the cost of points has somehow went up from the initial contract?! Seems like I'm paying for it now?! Then in the closing documents, there's a nice little form to allow them to sell my personal information with the "YES" box prefilled... Yeah, NO!
I should have seen the signs along the way, but I'm already over 4 months in, and thought I was done. But now nearly a week after "closing", I get a notice my mortgage payment is late and a fee will be assessed (after being told "don't make another payment, that's already factored into our totals"). Live and learn I guess...but don't do business with this company if you can at all help it!

I received a letter in the mail from this company which I never heard of. I called to find out who they were and was told that my information was involved in. Security incident on 27 Oct 2021 to December 7, 2021. I asked which company since you were third party and they informed me that it was a mortgage lender I closed that loan in 2019. They told me they monitor escrow and everything to collections. I asked why are they monitoring a closed account? I also asked why do they have my information from 2019 and she couldn’t answer any of that. She told me that someone would call me back, as I informed her that I don’t understand why my information was still being used or monitored and now my information was stolen and I was informed a year later. This is unacceptable and not right.

This company, Lakeview loan servicing, made mistakes on report my credit to credit bureau and did a lousy job of reviewing the errors. The whole process of correcting my credit report took 5 months to complete. At the end, Lakeview agree to adjust my credit report, but refuse to admit that it had made mistakes. The escalating team also said they take responsibility of the mistakes and errors they have had. They are just Bad company and bad people. I wished they would suffer the consequences, once they come across people like themselves.

Had to fill out unauthorized debit paper at bank for a payment they sent a week before scheduled, called them, they were no help at all, in fact they sent the payment again immediately, causing me to pay fines at my bank. I called them again and went thru issue with someone, got put on hold and then transferred to someone else and had to start over, even verifying who I was. This service is horrible, can't wait to be able to refinance elsewhere. Not first issue with them, I would give zero stars if I could.

I did not choose Lakeview Loan Servicing. It was chosen for me by the mortgage company that my loan is with, No matter when I call, I get stuck in an endless robo-prompt loop and never actually speak to a customer service representative. When I email my concerns, they never respond. They obviously don't care about their customers unless, of course, you fail to pay your payment or they want more business and/or money from you. Then you receive non-stop calls regarding refinancing with them directly. As if I would even if someone paid me to. Then they get offended when you tell them to bugger off for the 40th time because you're not interested in the ** they are trying to get you to buy into. Do yourself a favor - if your lender uses this servicing company RUN AWAY. If you can, refinance with another.

My loan was incorrectly transferred and the contact information was wrong. As a result I was not notified of the change and my credit score was damaged due to late payments. The company literally doesn't give a care. They should be renamed Lakeview LoanDontCare.

1) Lakeview Loan Servicing had a data breach in early December 2021 that released all of my personal info - including social security # and did not notify until April 1, 2022. Four months??? Unacceptable. 2) Prior to this notification I was working with them on a refi. Throughout a month long process their finance information changed FOUR times from loan amount to closing costs. Emails didn’t match loan estimates, numbers didn’t match in the SAME documents. I dropped out. Two days later the notice of the breach arrived. Thank God I bailed when I did. Unfortunately they are the servicer for my actual loan company so I’m stuck with them in that regard.

I received a data breach notification letter on 3/29/22 that I was identified on 1/31/22 as having my name, address, loan number, and social security number compromised. Irresponsible behavior for a company holding a vast amount of sensitive personal data. It shows their priorities and lack of care for their customers. Unfortunately, my loan was sold to Lakeview Loan Servicing but I certainly wouldn't make a conscientious decision to work with them in any way.

This company is a joke. I didn't pick this company. My loan was sold to them from Rocket Mortgage. I didn't receive a bill from Lakeview until 3/1/22 saying that I owed for Feb. Then I have basically two weeks to make my march payment. When I reached out to find out why all I got was, "Too bad. Make your payment!" There is nothing I can do without refinancing. Stay away from this company!

Every time I dealt with this company it was frustration. I ALWAYS had to wait for someone to answer the phone. They could very rarely help me with the problem that I was trying to address. My latest problem, I refinanced the loan. It was paid off with Lakeview yet they still withdrew the monthly payment. Then they could not refund my money back without a lengthy process. It is 3 weeks to get my money back. The representative was smug and not interested in finding a solution. They don't care because it's not their money. They are just there doing a job. During the COVID slow down I lost my job. I applied for forgiveness but found another job in time to make my payments. It took them months to believe I had never missed a payment. They showed me in default even though I paid on time every month. This company does not care about the clients!!!

Our VA mortgage ended up with Lakeview after sold on the secondary market from the original bank, we didn't pick them. That said, we requested to remove escrow so we could pay our taxes ourselves and hold onto our money. It took 4 months for them to do this. Repeatedly asking for the same documentation over and over. This last month we were going to take advantage of the VA IRRRL refi to lower Iower our rate, moving from 3.25 to 2.375%. Everything moved along well until the document processing, each time the documents were different. Incorrect remaining payoff balance, incorrect escrow info as there wasn't one, points added that weren't disclosed. Every time we asked for corrections or explanations we got NOTHING. So we withdrew. I asked why all this happened and the loan officer chose to just not respond. This company is a joke, run don't walk away from these guys.
