My recent experience with Lakeview, after being a client for years, was incredibly frustrating and costly. The process of selling my old home (financed through them) and purchasing a new one using their services was a major mistake. Dealing with Amanda **, Robert **, and Eddie ** was marked by broken promises and a complete lack of follow-through. I was constantly left to chase them for updates. The ultimate failure occurred on my closing day. Lakeview's unpreparedness regarding HOA documents, due to the absence of a single reviewer, led to a devastating last-minute postponement from Friday afternoon to the following week. This threw my entire move into chaos, costing me over $1500 in hotel fees and mover rescheduling.
To add insult to injury, Lakeview only offered to cover half of these expenses. My attempts to escalate this and speak to a manager have been stonewalled by Robert **, who repeatedly gives vague updates without providing any real resolution or contact information for someone who can help. The level of incompetence and disregard for customer service I experienced with Lakeview is appalling. I strongly urge others to avoid doing business with them to prevent similar stress and financial hardship.

I don't know if they have a real customer service department with humans working in it. Whether I call or chat it is always AI and I can't figure out how to get out of the endless loop, and the AI refuses to connect me to a person, and it can't answer my question. If it was easier to change mortgage companies, I certainly would.

My policy is that they should quit sending me refinance info. Why would I do business with a company that is so difficult to deal with? I hope people read this and make sure this is the last company you would ever deal with. My only hope is that they sell my loan to another company.

This mortgage company will manipulate the numbers and steal from you. This past month my homeowners ins went up some and my flood ins went down and when I calculated the difference I saw that I needed to pay them $380 to stay squared up and keep my mortgage payment the same. When I called them to pay the $380 they demanded $454 because they wanted more in escrow. I paid that amount and then a week later I received notice that my mortgage payment still went up $32 more! These people are crooks! If the mortgage rates weren't so high I'd refi with another company but they have me by the short ones. This just isn't right and they should be held accountable for this criminal behavior.
With interest rates so high all of us are at their mercy and they have no mercy and take full advantage of the situation. If you are about to buy do not use this mortgage company or you will live to regret it. I know I have. I had a decent mortgage company when I first bought this place but a year later they sold my mortgage to this company. It's been hell ever since. Come the beginning of next year I intend to contact my insurance company and the tax office and pay them before this company can and then I can demand that they give me back all the extra escrow money they took from me all year! The 1.7 star rating for this bunch of crooks is not accurate. It should be much lower. Like "0"! That be a proper score.

Won't allow and refused to take payments to be made even after full verification w/o answering if your phone is in your name. Will not allow partial payments in excess of monthly amount or partial payment totaling full payment on or before due date. Rude and uneducated staff. Caused me late fees because I have multiple income to separate accounts of mine. Called and told the rep I was calling on due date to make full payment with 2 separate checking accounts. She processed the first and got to the 2nd and stated she couldn't because only one payment could be made a day so I had to wait 2 days for it process and call back to finish payment causing me a late fee. The fee was eventually waived after multiple calls because it was clearly their negligence but when I later need it waived for hardship they refused referencing the one they waived that was their fault. I originally closed with another mortgage company and unbeknownst to me it was later obtained by Lakeview unfortunately.

Lakeview recently bought my Mortgage from another bank. The other bank had been perfect for years, automatically taking my mortgage out of my account every month. When Lakeview took over my loan they raised the payment by 6%. I tried calling them but their customer service is computer only - no live human. I tried chat and the chat person is in India and has no idea how mortgages work. How does this company stay in business?

I have consistent issues with logging into the Lakeview online portal. I continually receive a 403 forbidden error message. I tried changing the web browser from Chrome to Edge, nothing works. A few months ago, I called the customer service number and received very poor assistance. The CS rep just kept saying there is nothing wrong with the website. She had no empathy or kindness towards assisting me. I felt like she did not believe the information I was sharing with her. She did not offer to submit an IT ticket or any steps to help me gain access to my online account. I had to request multiple times that an IT ticket be submitted and the woman finally agreed. She said someone would follow up with me, however, I received no communication at all. A few weeks after that, I could log in. However, the problem is back. I am VERY frustrated and disappointed with this Lakeview company. When I was using the Mr Cooper website, I never had an issue logging into my account. Not to mention, the Mr Cooper dashboard was WAY BETTER than the Lakeview site.

This is the worst company I have ever dealt with. When it comes to disaster relief they tell you that you have options on how to repay the funds during the forbearance period. However, they do not give you options at the end of the period. They say the only option at that point is to refi your loan and jack your percentage right up 3 to 4 percent. Crooks!!!! Stay away!!!! Especially Veterans.

Lakeview Loan Servicing was my incumbent loan servicer after my original mortgage was sold from Rocket Mortgage. I just completed a refi with them & definitely won't be doing business with them again. I struggle to see any value they added to the process to begin with, they surprised us with out-of-pocket expenses after being promised there would be none, and they neglected to tell us to make updates to our autopay that, in my opinion, should have been automatically adjusted. We're currently waiting for a refund and they're saying it can only be processed after 3-5 business days, and then they'll send the payment via USPS. They're making a disgusting amount of money for so little effort, ask their customers to take on all the risks, and demand that we pay with wires & ACH but refund via USPS. Stay away — I see no evidence that they value their customer experience.

I was giving this company when refinancing my house for taking cash out, and my headache started, paying double my insurance coverage and not being told the reason, they told me, that I was behind, but when I pay they continue to charge me double on my insurance premium, making a hardship being a disable veteran, I can't wait for the interest to come down so I can move my account to another Company.

Updated on 10/23/2024: Let's see if we can get this resolved once and for all. Lakeview is now holding us back from refinancing our home with Imperium Lending. We cannot get the pay off amount until they finish the cancellation of the original refinance loan funding. We have called and emailed them multiple times and they cannot give us one good reason why they aren't finishing up so that we can move on. At this point, the behavior seems intentional. I am hoping that we can resolve this issue soon and move on from this very unpleasant experience.
Original Review: These guys ripped us off on our refinance pretty badly. My husband got a VA Loan they last year and called us to refinance our home after 18 months. The guy Alfred ** was very rude and arrogant and insisted that he couldn’t get us a lower interest rate. Unfortunately, we found out after cancellation deadline that we could have received an entire percent lower interest rate and also saved on around $3,000 in fees. They take advantage of people badly. We will be refinancing again in 6 months with the other company of whom I highly recommend and have excellent ratings, Imperium Lending.

Suddenly they don't take payments on the weekends?!? What complete nonsense. They obviously do that so they can stick an ARTIFICIAL late fee when you pay on the 13th or 14th on a weekend/Monday holiday. Disgusting money grab from people that are clearly facing hardship if they are paying right before the late fee cutoff date.

I have been going thru a medical emergency with my husband and at the same time trying to go thru this loan process. Nick has been there every step of the way. He's always been there to help with whatever has come up. Knowing he's there has helped with a very stressful situation and is the reason this loan happened..

I had the best mortgage experience working with Jarden ** from LAKEVIEW LENDING. He won me over from another agent from Loan Depot that I was working with regarding re-financing my home. At first, Jarden was courteous, friendly, and very knowledgeable, which is why I switched from Loan Depot's agent to Lakeview Lending. As we talked daily, I realized he was a great person. Really concerned about getting me the best loan possible and it was obvious he was there for me. I don't like texting so he would call me and ANSWER ALL MY CALLS.
I felt as if I had a family member looking out for me. For example, if I received an email saying I needed to send or sign a document, I would call him and he would say...disregard that, I already took care of it. Or....let me see and I'll get in touch with you. And he came through every time. We had to change the closing day because my daughter was having a gender reveal party at home and not only did he accommodate us with another date but called the next day to ask me about the party and congratulate me on becoming a grandfather!!! JARDEN... YOU ARE THE BEST!!!

Terrible, awful, horrible, customer service support. After several calls and getting disconnected; I was left only to talk to a robot that couldn’t understand that I simply wanted an accurate update of what was due to make a payment. Invest in a human that can comprehend what you're asking and trying to accomplish will go a looong way. Help me help you Lakeview!

My wife and I established a trust in May and requested to have our mortgage rewritten in the name of the trust. Our loan is with Lakeview which is owned by LoanCare LLC. We were asked to mail a copy of the trust documents to LoanCare to begin the process. The paperwork was sent via certified mail on 6/7/24. We were instructed to call the company once the mail was signed for which was on 6/11/24. We were told that the mail couldn't be located and to call back in a few days. We phoned again on 6/21/24 and were told that another department needed to be notified to look for the letter, and were instructed to call back in 5-7 business days. Again, we called and spoke with a team member on July 1. We were told at that time to expect the loan to be rewritten by 7/15 and to check back after that date. Apparently, the paperwork is in their Special Loans Department since we're rewriting it for a trust.
We called on July 22 and spoke with a rep who said to call back later in the week. The loan wasn't ready. During a July 31 call, we were told that our case had been sent to their Escalations Department to investigate the delay. We were told that we'd hear from that department in 3-5 business days. We subsequently received an email on August 2 confirming the same. It is now August 14, and we've not heard from the company. It should be mentioned that we did not choose Lakeview/LoanCare as our lender when we purchased our home 10 years ago. We worked with a local community bank which then sold our loan to another company which was later assumed by Lakeview/LoanCare. This is not uncommon, but people should ask their lenders if their loan will be sold before they sign.
UPDATE: I spoke with two people on August 14 and was told they never received our letter — despite multiple people assuring us that our information was being processed. There are questions about where the letter was sent and when. I provided the tracking number and asked to speak to our case manager. Run — don't walk — away from this company.

We purchased our house about two and a half years ago. Our original mortgage company sold our loan to these fools and ever since we have had nothing but issues with them. The latest issue I found is when I looked into our. Mortgage payment breakdown. We pay more than $2800 a month for our mortgage payment which I don’t feel is too high or extreme or anything, however, when I looked into the breakdown I found out that less than $450 a month is going to our balance. Then around $850 to our escrow which is very concerning. I was under the impression that the escrow is typically less than the balance but to be almost two times more concerns me. Then the remaining $1500+ a month goes to interest. Almost 4x the amount of our balance is going to interest. At that rate this company is going to receive more than 2 million dollars over the life of the loan in just interest. That’s crazy.
Anyways I’m not very educated on everything mortgage and don’t know if this is similar to what most people face or if we are being taken advantage of. My wife contacted them and was told that they made a mistake last year and did not hold enough for escrow and that’s why it got raised this year. I don’t understand that considering the house is more than 20 years old and therefore has more than 20 years of reports that someone with barely a high school education could pull an average from. I hope that someone on here reads this and can help explain what I’m missing or steer me somewhere I can get answers. If I could I would leave 0 stars for this company.

Absolute WORST. Just do yourself a favor and AVOID LIKE THE PLAGUE. And if you have to deal with them, Hope to God you don’t get Kevin or Matthew assigned to your loan to help you. Kevin doesn’t know anything and Matthew will just ignore your questions and calls.

I'm actually not sure why the reviews for Lakeview are so low, I have had nothing but the best experience since they have taken over my loan. I'm writing this review in tears because I am so grateful for this company. My husband and I were involved in a bad accident back in April of 2023 and we have not been able to go back to work yet. My husband has had one surgery waiting another and I am still awaiting hip surgery. This is twice now we have gotten really far behind in our mortgage due to our circumstances.
I reached out to Lakeview for Mortgage assistance and they have went above and beyond to help us both times. I can't stress enough how comforting they are every single time I call. I really appreciate the concern and the help that Lakeview gives no matter how many times I call. Thank you so much for caring enough to make sure we keep our home. From the bottom of my heart I thank you for helping us while we wait on settlements and attorneys. Thank you for being human, even though you have a job to do! I pray God blesses Lakeview above and beyond to grow and I will always refer anyone who is looking for a mortgage company to Lakeview.

Stay away from this loan servicing company. Someone inside this loan company is obviously stealing borrowers money. They claim we owe more than what we actually owe. Attaching late charge that shouldn’t be charged. Lied and stated we didn’t pay some of our monthly payments. In reality we did. This is their way of getting more money out of you to put in their pockets. Do yourself a favor and stay away from these scammers. I will be contacting the Consumers Financial Protection Bureau ASAP.

Lakeview Loan Servicing will not let you make bi-monthly payments which is ridiculous. It would only help their clients better manage their budgets in such a tough time where interest rates are insane. I’m sad that I got stuck with them to service my mortgage. Boo.

My loan was recently transferred to this provider, and my login mysteriously stopped working. I performed a password reset, but it still didn't work even though I copied and pasted the password. Then, I went through the "forgot your username" process and was unable to verify my username, despite entering the correct username and SS number, which were confirmed by customer support. I tried the password reset process live with a customer service representative, and it still didn't work. The only solution offered was to delete my account and re-register. As a sidenote, I've been in Silicon Valley tech for 22 years, so I have substantial experience with web apps, IT, cybersecurity, etc. This situation seems highly suspicious and suggests they might have suffered a breach and are silently re-registering users to get them back online.

If I could give them a no star rating, I would! This company has some of the worst customer service I have ever experienced. My loan was sold to this company, which I know is a common practice so I had no choice in the matter. I've made several calls and sent emails to them about a matter and each time they'd tell me they needed something else. I'd send that in and call to confirm they got it and then they'd say something else is needed.
I asked them several times on several occasions to just tell me everything that was needed so I could send it in at once and be done. They lack empathy, they want to talk over you and give attitude. I verified their phone calls are recorded and it just baffles me that this company allows their reps to speak to customers in the manner in which they do. My word of advice is, if you have a choice in the matter, DO NOT DO BUSINESS WITH THIS COMPANY....unless of course you have time to get the runaround from them and like accepting attitude.

I’ve always had a positive outlook with this company till they ended up charging me twice and overdrafting my account. We are dealing with a substantial amount of money and to make such a mistake. They verified over phone that a double charge was process and could not refund me without additional evidence and additional paperwork. Disappointing.

I'm not sure how they can have over a 2 star rating when there are no actual reviews over 2 stars?! This is the most incompetent set of people I have ever had to deal with. After the third time calling, my issue was "escalated" to what appeared to be the only competent person in the organization. She assured me the issue was being worked on, and she added notes to clarify ALL of the issues that they caused. I then received 2 emails about 4 days apart stating the issue had been resolved (with no explanation of the resolution). I called in AGAIN, and at least got someone that could explain the resolution (my payment would go up by $200), but still insisted that I was the one that messed up. The total lack of common sense from every level is amazing... I can't believe this company is still in business.

I would just like to share my frustration with this company. Lakeview updated their computer system, and our account was one number off. We were not notified. For five months we were charged a return check fee. We also called monthly giving them the correct account number. The only thing that changed is how much we owed. In order to catch up from the missing payment our payment increased by $200 a month. My credit score dropped by 15 points and we receive foreclosure letters every month. We also have to use a third party to make our payments because the company will not accept our bank accounts. I know our payments were late but we still payed them that month and the late fee.

Stay away! They charged me a month's extra interest every time I made an additional payment. When I pointed it out to them, they credited the money back into my account thus admitting their mistake - but I doubt that they fixed their practice, so do not let them charge you extra! They kept messing up my additional payments, so instead I increased my monthly autopay to avoid having to deal with them constantly. When I did that, they messed my autopay up too... claimed I missed a payment (which I have never done in my life), reported me to the credit companies, and dumped my score from 800s to 600s. Beware of this scam company that Mr Cooper sold my mortgage to. They have the ability to ruin your credit, and they will... and they obviously don't care.

My loan was sold from Lakeview, which is not an uncommon practice in the mortgage industry, however, Lakeview did not notify me that it was sold and when I got an email from the new company saying to start sending them money I naturally assumed the email was a phishing scam. I went to my online account at Lakeview to see if my loan had been sold and there was no indication or notice there either. When the next month's payment was not automatically deducted from my account I called Lakeview and over the phone they verified that my loan indeed had been sold but couldn't care less whether or not I was notified.
The person I talked to freely admitted that by them not contacting me I was correct in assuming that the email from the new servicer should be considered suspect. When asked to speak to a supervisor or the complaint department I was told they don't take phone calls. Nobody really feels the need to provide any type of real customer service there.

I am very frustrated that this company does not take accountability for their billing and communication errors and will report inaccuracies on your credit report and force you to jump through hoops to correct it. This is definitely a company that HIDES its errors and wrong doings through a large corporate structure so that they don't have to do what's right.

Lakeview/Loancare LLC to me is a ripoff company. I purchased my home through them and had a tornado do damage to my home. With current rules in place, the money My Insurance issued to me has been held by this company for the last 4 months plus while my wife and I are forced to live elsewhere while we Wait on Loancare /Lakeview holds and Controls OUR money! Without finances, our contractor is unable to start repairs and restoration, to which there is substantial work needing to be done.
We have involved the Better Business Bureau, the Federal Trade Commission and our state Attorney General in this and are Still waiting for Lakeview (I’ll call Crookview) to give us our money!! While They hold OUR funds, they collect interest. Meanwhile, the housing allocation provided by our insurance is quickly running out, which will eventually leave us living out of our vehicles, instead of our home! I STRONGLY encourage that if you are buying a home to Stay Away from Lakeview and any other financial institution that is connected with Them and/or Loancare Mortgage servicing. You’ll have more headaches with them than you’ll ever want for Anything.
