We waited over 3 months. Together's answer on a meeting, myself, my attorney, and realtors said they have never dealt with such an unprofessional bunch of people. They piled on charges the last week before denying us. I have never had to go through as much nonsense as these guys have put us through. I have done several other mortgages so I am very aware of how the process works and this isn't it. They ordered an appraisal, last thing, just to con us out of another $550.00.

Prospect was excellent, very good, thorough and done a very challenging closing on time which was a miracle.

Homebridge specifically told us that we would be getting a portion, or all of, our Property Mortgage Insurance refunded to us when we paid off the mortgage. They told us the sooner we paid it off the more we would get back, as it would be prorated. We only had the mortgage for two months, paid it off and had paid $4,500 to PMI at closing. This was the ONLY reason we chose to do a FHA loan, because we were assured we would be getting that money back when we paid off our loan. When we called the PMI customer service number they said we don't get any of it back. We were flat out lied to. DO NOT use Homebridge services!! They will do anything to get you to use their service.

People at Prospect Mortgage were all great, very helpful, reliable, and attentive. They call me back immediately when I have questions. And thanks to their quick thinking, I was able to close at a reasonable time with some other strategies because my lawyer was not very helpful in the matter.

My Agent Larry ** was well misinformed. My case was difficult because I had a previous bankruptcy and foreclosure in my record. I explained this situation very clear because I was rejected from a previous loan because of the time frame to apply for a new loan after foreclosure is 7 years. However, Mr. ** let me continue with the application process without review my credit history very well in complicity with the underwriter. At the beginning the phone calls were very intense. Documents were sent on time and overnighted via FedEx. The underwriter give Ok for everything including to continue with the appraisal. My total expenses were close to $700.00. One day before the closing Mr. ** call very upset telling that I didn't disclose all the information regarding the foreclosures and they can't continue with my loan for that reason. From that day, I requested to talk with the manager but they never answer my calls anymore.

My son applied for a loan with FHA, he was approved right away, then was connected with Consumer Real Estate Finance Co. who was the broker for Homebridge Mortgage. He started the process in April, every week CREFCO would come up with something new Homebridge needed, then every other day. I am the insurance agent. They required me to write a home policy to cover the home in May, or they wouldn't write the loan. Then they told my son he had to find cheaper insurance & he didn't need all the coverage he had. They were constantly asking the insurance company & my son to jump through hoops. It's supposed to close tomorrow, & after my office closed today they sent an email demanding I write a new policy with a different effective date and they need it in the morning!

Everything was great about Prospect Mortgage. Process was smooth and I didn't have any hiccups.

Everything worked out fine with Prospect Mortgage. There's always a lot of work in their application process but seemed to be fairly easy. The loan officer did exactly what we needed him to.

Moved in a home on a "pre possession" purchase agreement. Was told I would by my Prospect agent that I would close in 45 days. Moved in home under these agreements with the seller and never heard from agent again for months! Extended purchase agreement length. I was finally contacted by the agent who was still most of the time unreachable by any means that she gave me. When she finally contacted back via email she told us to do credit repair so we did that... Nothing happened. Only took our money. Then I started doing my own repair.

Prospect Mortgage was a very good company to work with. Their representatives took the time to get me the best rate at the best price. They even went so far as to work with me when we had an issue about closing dates. I would highly recommend them for your next mortgage.

The only thing is that the closing cost is expensive -- but it's not Prospect's fault because they don't have anything to do with it. It's awful what you have to come up with to have to buy a house anymore. But other than that, it was a refreshing experience.

This was the most painful mortgage company I have dealt with. Poor customer service. Unprofessional people. They never tell you the full truth and write emails in such a way that you feel like you are approved or the documentation is complete and then come back repeatedly asking for the same documentation over and over. There were endless requests for unnecessary documentation. They also have a consumer advocacy group that contacted me and told me that they would help me; so I reached out to the consumer advocacy group when the request for more documentation came. And the person at consumer advocacy told me that he cannot help me with my loan process; all he can do is take my complaint and see what can be improved.

My loan officer did a very good. He helped me understand everything and walked me through every step of the process. He gave the best rate to fit my income and make sure I was getting the correct taxes back and the best way to get as much back. It was also very customized to what I was making and what would benefit me the most. So, our application process with Prospect Mortgage went easy and smooth.

The different time we got Prospect, everything went so well so I thought we should check with them again. And that's why we chose Prospect again.

As first-time home buyers, my husband and I thought that it would be best to deal with a small banks that offered the ease of contacting the persons that handle your loan. That part was true...you can contact them. BUT THEY DON'T RESPOND! All the responses are "maybe," "it should be," "I will confirm because I am not sure." We have never run into this problem before. They are in the business of being deceitful. The company that they use to confirm your information C.I.S. has bad follow-up skills as well. They are close to making me miss out on my low rate and it is not my fault. They are stalling so they can get more money.

The lender has had further discussion with me and overall I am fine with resolving this. I wish a few elements had been less painful (including the final resolution), but purchasing a house is not an easy process, and the lender did get us a good rate and try to resolve several of the challenges that came up.

Attempting to get a loan from Prospect mortgage was nothing short of horrible experience. ** will tell you whatever you want to hear when applying for the loan. But once your application is filed don't expect a callback or to be status. Not even when you leave messages. While the company brags about their customer service, communication is non-existent. **'s supervisor is even worst, never return calls or email and when you finally gets hold of him he does you a favor by honoring you and taking the time to speak with little you. Yes, it seems like we owe him the pleasure of talking with us.

She said she would call me several times and yet I have not heard a word. Last time said 3 minutes, still not a word. This has me worried with all my SSN and Tax info in the hands of someone I don't know!

This was my first experience with Prospect Mortgage and I will be maintaining a relationship with them for the length of my career. Great company and ** was an amazing lender to work with. He never gave up, he was always positive and he stayed in communications with me and my client and he got everything done as promised. Prospect Mortgage has been good. I just had a problem with the real estate property stamp. During the closing, the lawyer asked me to download the form and I asked why I am just being told now when I should have done it before the closing. And when I go to the loan office, they told me that it should be the mortgage company who will do that. But everything is done, so it's okay.

This was our third transaction with Prospect Mortgage. Prospect made the whole process seamless. Buying, selling and refinancing houses is really stressful, especially when you work with old houses, flood plains, and all that kind of stuff, but our loan officer ** was incredible. She did all the hard work and made it seem really easy. This was probably our final house purchase and final lending situation and we're sad we won't work with her again. ** was amazing. She actually just helped my mother-in-law buy a house as well.

There was a lot of misinformation and delays during the application process. They kept changing deadlines and asking for more documents day in and day out, week in and week out, and I wouldn't hear anything back. The next month I need to provide more documentation and sometimes the same documentation since it's been a month later and the documents expired from the 30 days when they need it. It's an arduous process and I wouldn't want to go through it again. I probably wouldn't use Prospect again or recommend them. The people were good but the process was bad.

No one wanted to help me cause I had bankruptcy, and ** as soon as I complete my 2yrs after my discharge I did my closing. Thank you so much for your help **.

We know Prospect Mortgage close loans quickly. I’ve worked with Prospect Mortgage on both sides (buyer & seller). Their loan officer was awesome. Prospect's doing pretty good. I'd recommend them.

We were buying a new Lennar Home and during the loan process we gave our loan officer a flooring invoice for $16,500 dollars. This invoice was from a flooring company not used by the seller. The seller's design center was more expensive than our own flooring contractor. We discussed placing the invoice into our loan to spread the payments out over the life of the loan which is 30 years. Our loan officer stated it would much cheaper to do it this way than to take $16,500 directly out of our pockets. We scheduled the contractor to start the work a week after closing and pain $7,500 down on the flooring.

Learned about Prospect Mortgage through my real estate agent. When I spoke with the mortgage broker the first time, she was very friendly and willing to help so I just chose them based on the good report that they had in the community. I went for a 30-year fixed home loan. It was a refinance. Relatively easy. All I needed to do was show my proof of income, have my W2s from the last two years and that's pretty much was it. It was under 30 days that we did it. Loan officer was very positive. She communicated with me every step of the way. I talked to her either through text or email. She just informed me what we needed, where we are in the process and just kept the process moving. I wasn't out in left field and wondering where I was and where we were gonna stand.

My overall experience with Prospect Mortgage has been good. It started out really well but ended up leaving me frustrated. There were a couple of major oversights that I'm disappointed by. I was working with an agent who really understood the 203k that I got. She was very helpful and responsive. But then when I was trying to close, there was one delay after another somewhere in the underwriting process, and some of them seemed unnecessary. And then in the closing, the fact that they did not pay my homeowner's insurance was a big blow. Now I have to pay that out-of-pocket instead of having that being paid out. But I would say for the specific products that I had, such as the loan products, gave me a much better experience than the previous company did.

I decided to get a 203k construction loan from Prospect Mortgage because they were the biggest and they seemed to specialize in the type of loan that I went with. The application process was very easy and my loan officers were great and courteous. I didn't have one issue and any question I had were answered, and they got back to me right away. It was an easy, painless and successful experience.

I was buying a house back then and the agent we talked to wasn't ready at that time. But we went back to him because he was pretty good. That's when went with a FHA loan with Prospect. The application process was good and easy. We had to send the paperwork a couple of times, but that is to be expected. The headache was at closing because the loan officer that we had has quit because of problems that the company was having, so all of our stuff had to be done by other people.

Prospect sounded like a good opportunity to lower my interest rate and lengthen the time for some short-term loans I had (they were balloon payments). The process was very thorough and a little bit annoying. They had some fairly substantial deposit - they want to know why I had one check in there for $187.00, or where did that deposit came from. I guess that's just a rule shift to go by but it was very annoying and that wore me out. But overall, they were professional.

Excellent. The first time that I bought a house, it was through **. She's a great person and really helped me out. The other situation is something that happened with the escrow money from the house from the previous loan. It's been more than a month that I purchased the house and I haven't received my escrow money from the house. And most of it is something very confusing because they're still taking money from PMI. And then I called and it was something that I didn't understand. So I basically wanted to refinance my house and take my girlfriend out of it and everything happened. It cost me a lot of money, but the Prospect Mortgage people were great, especially **. She's good at what she does.

Love the profession and efficient service. Always available to answer questions, no matter how small or large.

My realtor recommended Prospect and they seemed to have a good interest rate so I chose them. I had a problem with them when they told me I had a VA loan only to find out when I was ready to move in that my loan was denied. Because of that, we had to do everything all over again with a different type of loan - a First-Time Home Buyer loan. During the application, there were also a lot of times when I fax papers but they weren't getting them. This can be time-consuming. But other than these issues, it was fine because my loan officer was good and helpful.

Without ** this would never had happened. She took a bad situation, which I won't get into now, and in a very short time, put it all together and saved us a lot of money and anguish. With the closing date quickly approaching our original mortgage company loan officer informed us it was going to take another 40 days to complete. Our Real Estate agent contacted ** and she said she could get it done by the end of the month (about 28 days). We got the Closing Date extended 3 weeks with the provision that if the date wasn't met we would lose our Earnest Money. She got it done with 3 days to spare. ** made working with Prospect Mortgage a very pleasurable experience. I would recommend Prospect to all my friends.

I first heard about Prospect through a realtor who advised me to get to them. My experience with Prospect has been okay. The entire thing was a little bit chaotic but everybody at the end have managed to make it successful. For the first experience, you learn from your own mistakes and how to deal with the other party and their expectations. I will continue doing business with their agent again because right now we both know what to expect from each other.

I suggest no one use this lender located in Overland Park Kansas. They don't know what they are doing. They have no follow through. Show no professionalism. They are a joke. Don't use them or else you will never obtain loan approval.

I've used Prospect before. I went through a divorce, so I had to refinance my house. The woman, **, who was my officer is incredible, so that's why I went back to them. Working with Prospect was a great, enjoyable experience. The application process was easy and very simple. I would recommend them to anybody.

For starters I will be fair. When we first went to Prospect we were confident because of a friend recommendation. We wanted to get assistance with down payment from the state and prospect were one of few lenders that we knew who could do this. We had our first meeting and it went great. We felt great that everything would be smooth and get our grant. (Let me back track in saying my friend had told us about possible delays with prospect and closing dates so we were prepared for that.) So to continue on we gave all our paperwork. And we're waiting on a rate. Only to find out that we don't qualify for the state grant and we would have to do either conventional or a fha loan. This is where it gets cloudy. (Going forward I will be giving my personal opinion.)

This company has dragged its feet causing me to file for 2 extensions on a 45-day loan. It's now at 75 days and the company continues to push back there too to close the loan. I have been told repeatedly that my file was with the underwriter, only to be told a week later that they need more information. They drag their feet and wait until the last minute to get things done. It took them 60 days to tell me that another appraisal would be needed. Very unprofessional.

We currently have a 203k construction loan with Prospect Mortgage. It has been more than a week and PM is incapable of or unwilling to send us the first draw which was approved and submitted by the FHA consultant and is well under budget. This is causing great financial hardship and has stalled the project indefinitely. We have been told, "tomorrow" for several days now. Our mortgage broker said that each check would be mailed within 48 hours of approval by the FHA consultant. It has been a week.

Extremely slow. Today is Monday. I am supposed to close on Friday and I still do not have a letter to confirm the closing. They take hours and multiple follow ups to get a response to questions. Bottom line is if you have another option go with it.

This was my second transaction with Prospect Mortgage and I honestly couldn't tell you which experience was better! Five stars.

I was referred to Prospect Mortgage through a friend. My wife and I got tired of renting an apartment so we decided it was about time to buy a home. I am a first-time home buyer but the loan itself is FHA. The application was very surprising - it was beyond easy. I thought it was going to be very painful, long, and tedious but my loan officer actually took all the stress away. He told me exactly what I needed to do and it was very easy for me and my wife to get into our home.

I would never recommend Homebridge Financial Services simply because I felt I could not trust them. I made some stipulations about what I required in order to go forward with the refinance and twice they presented a loan package that didn't have what I requested. I noticed two different APRs in their itemized loan worksheet and after telling them I would not pay for the appraisal, they wanted me to sign an agreement to consider using one of their companies to do the appraisal. I stopped the refinance after that and will never use them again.

It was a very, very smooth, seamless transaction. Really efficient and timely, and there really was no hiccup. Loan application process was great and very straightforward.

They were referred to me by a friend, and we decided to go ahead with the conventional 30-year mortgage because of their favorable ratings. The application process was pretty simple. I was provided pretty detailed guidance on what to provide and to whom. I was really frustrated and disappointed at a couple of different points throughout the process with Prospect Mortgage. The biggest issue was that within two weeks of closing, we went from having to put 20% down on the loan to 25%, which amounted to a difference of $50,000. That was a little bit tough to swallow. But, overall, it was a positive experience because of the fact that it was a difficult type of financing and they were actually the only ones able to give us sort of a clear path to closing, and I'm glad that it went the way that it did. I'm pleased that the transaction's over and I’m happy that Prospect was able to get us there.

I did a refinance almost exactly 11 months ago with my bank. It was a long and tedious process. With Prospect, it was just the opposite. They were on top of everything right from the beginning and they kept me informed. I was actually pleasantly surprised when I got the message that everything was approved and that I was to go meet with the escrow company to sign paperwork. There is just no comparison between this refinance and the previous one with my bank.

The transaction went great and smooth and fast but I am a first time home buyer and requested to be on a certain first time home buyer program because of a federal tax credit discount, and they put me in the wrong program and showed no care on how to get it fixed or help.

He said that our loan specifically was a tougher one because of our financial situation. He showed us all the different options there was. It wasn’t an easy thing to do but it was good because the people at Prospect Mortgage were very organized and well-prepared.

I just got a lot of back and forth that seemed unnecessary, but overall it wasn't bad. They did get the job done and jumped a lot of hurdles.
