    I learned about Prospect Mortgage through one of my managers at work. They did great stuff for him and he got his house quickly. They were very accommodating so I trusted them. The application process was super simple. I didn't run into any problem and they were really helpful the entire time. It was very easy. Their loan officer was fabulous.     I was referred to Prospect Mortgage. They got me the lowest rate compared to two others. I shopped three vendors and they had the lowest rate. My lender, Darin **, was absolutely excellent. He walked me through everything, provided a very good service, and I didn't have to ask any questions at all. He took care of it for me. It was very easy.     HomeBridge was a nightmare to work with. They wouldn't answer questions or provide documentation that I requested. They were very rude and unprofessional. One employer called me a liar and went to my place of employment and talked about me. They provided documentation with my signature forged on it and got very rude when I said I never saw it before. Do not ever work with them!

    Worst customer service from them. Their office is in Fremont. After putting down 20% of the loan, I was told my interest rate will be 4% fixed (April 2012). Instead gave me 3.25% fixed for 7 yrs. The notary public comes to my house with two loan papers. One with 4% and the other one with 3.25%. What a strange people working for prospect mortgage.

    A buyer for my property chose Larry ** at Prospect Mortgage for his mortgage, and presented Larry's pre-approval letter with his offer on July 26, 2014, which I accepted based on Larry stating the borrower could achieve the needed financing, and could close by August 21. The buyer told me he chose Larry because they are close friends through a previous situation, and Larry told him he would do anything he could for him in the future following that situation. On 7/31 Larry sent me an email stating the buyer was definitely preapproved and that the loan file should be a fairly simple file with normal turn times.

    Later that day Larry sent me another email, cc'ing his manager, stating he would not speak with me again and would only communicate through the attorneys. On 8/4 Prospect Mortgage, through my attorney, presented me with an amendatory clause they insisted I sign despite the fact that the clause indicated certain verbiage was included in my sales contract that actually was not. They acknowledged that the form they were requiring me to sign was untruthful and threatened to delay the closing if I did not sign.

    I did not sign that fraudulent form, and instead spent two days having my attorney draft an addendum to my sales contract to include the verbiage, thereby making the amendatory clause valid and enabling me to sign their required form without committing fraud. Larry and his assistant, Cory, began providing contradictory information to both attorneys regarding the loan status and its ability to be closed, and eventually refused to provide any information to both attorneys. I contacted Larry's manager on September 9 but received no assistance. On September 12th I contacted Mary **, the Midwest Divisional President, for help in getting an honest assessment of the loan status and its ability to close and her response on September 15th was they were awaiting critical information from the borrower and were moving in a timely fashion as they could.

    On October 1st I asked my attorney to notify the buyer’s attorney and Prospect Mortgage that the sales contract was cancelled and to have the earnest money released to me. The attorneys have been unable to get a signature from the buyer releasing the earnest money and tell me without the signature the earnest money will not be coming to me but will be turned over to the state. On November 4th my attorney reported to me that they had learned that the buyer never lived at the address indicated as his current residence on the loan documentation and the people that do live there, the buyer's aunt and uncle, have had problems in the past with the borrower committing identity theft and for that reason have no communication with him.

    After over 3 months of processing a loan file, Prospect Mortgage should have been able to determine whether a buyer was who they said they were, especially if the loan officer and buyer are represented as having a relationship prior to the transaction. There are precautionary steps in place in the mortgage application process to deter mortgage fraud. This lender's negligence, or perhaps even collusion, caused me to lose effective marketing exposure during the prime selling season, and most likely caused me to miss out on an opportunity to identify a qualified buyer. Not being able to receive any small amount of compensation for my losses through the earnest money adds insult to injury.

    Horrible! They lied to me. I worked with Don **. He lied to me and was so dishonest with me. He told me I was pre-approved then I found I was not and he had lied to me. This caused me to lose the house I was in escrow over.

    I bought my first home in May this year and I am very please with the loan officer at Prospect Mortgage in White Plains MD. My experience with Prospect Mortgage via Bill ** and his team was great and totally opposite to what others have mentioned on this website. I was impressed even after my first meeting with them. Being a first time home buyer they were very helpful and informative. With my short credit history and not excellent credit scores, I am very satisfied with the rate they offered me. They helped me to close well before decided closing date. I would highly recommend them to everyone.

    We called around to mortgage companies starting in January 2014 to start the process of buying a house. We had to declare bankruptcy in 2009 due to my husband being in a bad accident and unable to work for almost a year. In that process, we lost the house, too. We were calling around to mortgage companies to see if they did the "Back to Work" program that allows borrowers to purchase a home 2 years after foreclosure if they had extenuating circumstances. That was the first words out of our mouth to this company who said they knew all about it and could definitely help us.

    We started the process and got pre-approved, and finally found a home in May. While shopping for a home, mind you, we have been transferred to 2 other different loan officers because of some reason or another but we always made sure they knew our circumstances and background and they were all sure everything was fine. So to make a long story short, we found a house, got all our paperwork in to them after having to get a manager involved to get answers.

    We were 2 days from closing and they called and told us the underwriting didn't got through because of the foreclosure. When we said this was all known and not a problem from the beginning because of the "back to work" program, they tell us they did not know we were to be put under that program and we needed to take a mortgage counseling class 30 days prior to submitting a contract.

    We had done everything even the inspection and appraisal we paid for and had done. They also had us sign an authorization for the appraisal to charge our credit card and charged over the amount I authorized on the form. Now no one will call me back regarding it. I have even called and written the advocacy department and not a work back. My new loan company has been trying to reach them for authorization to use the appraisal and they will not return their calls either. This whole company is uneducated and unprofessional and so unknowledgeable.

    For almost 5 months, we carried an approved rehab loan from Prospect Mortgage out of Schaumburg, IL, for a house that we were in the process of buying. They claim they are the foremost in rehab loans. What they are foremost in, is lying, wasting your time and money, and leaving you flat without the house for which they said they were giving you a loan. The rehab loan was suppose to be for a Homepath house.

    The Prospect mortgage employee wrote the loan up as a FHA 203K Streamline rehab loan. He also failed to provide names of contractors willing to work with this kind of loan. Consequently, we were left on our own to search for contractors (most of which wouldn't work with the government) for 4 months, and we worked our tails off to find such a contractor, only to have the house put back on the market, and some realtor to tell us that Homepath does not accept FHA 203K rehab loans. Homepath wants Homepath renovation loans only. Mr. ** of Prospect Mortgage will tell you that he wrote up a FHA 203K Streamline to save us money on down payment & closing cost. Well, if you claim to be #1 in rehab loans, YOU DON'T WRITE UP A LOAN APPROVAL FOR A HOMEPATH HOUSE WITH A FHA LOAN, WHEN IT WON'T BE ACCEPTED BY HOMEPATH.

    What kind of charlatans are these people anyway? Even the loan papers were delivered to us and every page was UNREADABLE, because every page had smeared ink. Do not under any circumstances take your business to Prospect Mortgage. They are unprofessional, they lie, they manufacture up a loan that you think sets you on the road to your new home, when in fact it is nothing but a nightmare that leaves you without the house, and a great loss of time and money. We are seniors and Prospect Mortgage's unprofessionalism is outright criminal. They couldn't care less. Take your business elsewhere.

    I just realize how unprofessional this people are. I am not recommending Prospect Mortgage co. for anyone out there in any states or any areas in 50 States in US. JUST REMEMBER do not go to Prospect Mortgage Co. try to get the loan somewhere else not with them. They will turn you down, and waste too much of your time and money. They are all unprofessional loan office, processing, communicate, management, and underwriter. Prospect Mortgage is not recommended for anyone's out there. Try to get approval for the loan and you will disappointed the way they services, delay of your time. IF you go with Prospect Mortgage you will never buy the home that you always want for your family. They will turn you down at a last day or minutes after they said everything will be fine. Do not trust them.

    As a Realtor, I work with many mortgage brokers, but Kris ** has to be the worst! We almost lost the closing due to his lack of attention to the paperwork. The closing was delayed for 24 hours due to his errors. He lied to my client about too many things to list here. In the end, they promise the moon, but can't deliver. When we finally got to the closing, he said he couldn't make it to the closing as he was "at the bar having a beer with his co-workers". This is as we are still scrambling around trying to finish all the paperwork at the attorney's office for the very delayed closing. Amazing arrogance and attitude. Stand clear of Prospect Mortgage and Kris **.

    Homebridge Financial Services, in the attempted purchase of a home in Glendale AZ 85303 (COE was to be 5/29/2014), waited until 2 days after close of 30-day escrow period, until my family was without a home due to vacating our rental home in good faith, to deny us on our home loan due to what they say was lack of verification of employment (when we provided them with VOEs, W4s, W2s, Tax Returns, letters of employment), a four and a half year old foreclosure (the loan officer for the company, who was fired for admitting we were wrongly treated, says this was not a valid reason and that the industry standard is three years for that to be an issue), and insufficient income (the loan officer said we would have been able to get a loan on my income and half my wife's income, and says Homebridge is lying on this issue as well).

    They not only left my family without a home for no valid reason, they also caused us undue financial hardship and emotional stress, while we tried to figure out how to put a roof over our heads for over two weeks, and spent our resources and we still don't know why this company did this to us, but the reasons they gave us were outright lies. Everyone who had a hand in this transaction including their own employee at the time, assigned to our case, thinks we were treated unfairly and I have asked around and all the professionals I have talked to have never heard of this happening for the reasons stated. I don't think we were treated fairly and I don't know why this is to this day, but I can see that the reasons they have provided are false and I demand that they provide the real reasons.

    The consensus among professionals on this deal and others I have consulted with is that Homebridge are inept and just really don't know what they are doing, but to add insult to injury, they put in our file that we seemed fraudulent. So now with that label on us, the new lender is putting us through the wringer over that accusation. I am seriously considering a lawsuit in this matter.

    Where do I begin. Left another mortgage company due to issue with wife couldn't be on loan due to a past and they couldn't give me a loan due to loan debt to ratio of income due to child support. Called the broker immediately because I started dealing with him earlier, explained situation about child support and he said he can approve the loan. Also was under contract and had to have a commitment letter by a certain date. Again no problem. Well as it got closer he says he didn't know of having the commitment letter by a certain date and my realtor also told him. Then after tons of paperwork which he had previously which still hasn't ended 45 days later. Well missed closing date first time, no conditional letter and had to get 3 week extension and guess what still missed closing. So many issues two weeks before final closing, says the debt to income ratio was over due to child support. Well again this was discussed and it was on pay stubs and he says he missed, well then had to pay off cards and many other things to make ratio.

    Then after solving many more conditions he says, "One week before closing you have to pay of taxes." Well this info he had from the beginning. Oh by the way he disclosed my private information to the realtor, also told him he wasn't authorized. After paying all this stuff which we should of known in the beginning process and then had to get another appraisal which is late. We missed closing and spending money we wouldn't of spent if we knew the facts in the beginning. We wouldn't have enough to close if we had to pay taxes which no problem if we knew earlier but we were told one week before closing. Many more things to tell any way. They are the worst.

    How many times can you change a closing? How many times can circumstances change? How many times can you have a problem? I have been a Real Estate Agent since 1991. There have been many closing that have had problems. But Prospect Mortgage, you are totally unprofessional, unbelievable and downright the worst mortgage company I have ever done business with. The worst, and for my first time buyer a total nightmare for a 24-year-old homeless young lady with outstanding credit and a great job. You kept delaying for 3 months. When she could have closed with someone else in less than 45 days. It is 3 months and nothing but excuses after excuses and more delays.

    I will never do business with your company or any affiliated company associated with you. If we close on the 30 of June, it will be a miracle. But as of this writing it has already change times 3 times this week. This young lady will lose close to $2000.00. I will lose $2500.00 and a $1000.00 bonus because I took a chance on you. My trust in your company is completely gone. My trust in your mortgage people - none at this point. How do you stay in business?

    I experienced everything other reviewers have with Prospect Mortgage, Fla. Even down to the daily email and phone calls or two. Often Billie would call after sending an email to discuss the same information! So much paperwork requested with duplication!! What was even worse is their wanting to know if I would be disabled for a lifetime! I wish I had read these reviews before choosing this company! Turn and Run! No prospects here!!!!

    I encountered Terry ** the loan officer after I pulled out from completing my loan application. She called me up directly and promised that I can get the loan. After disclosing I had a Short Sale history from almost 4 years ago, she never answered my phone calls and emails. It took at least two weeks and my consistent emailing her as a tracker of our conversation. Finally she replied and confirmed that I cannot get a conventional loan because of the SS history. I just realize how unprofessional this people are. I am not recommending Prospect Mortgage co. for anyone out there in the Jacksonville, Florida area because of poor service and communication with clients. Is there a negative star? Please insert for me.

    0 stars if I could. Run the other way if thinking about using this agency. Rod told me from Day 1 that, after looking at my dad's credit and income, he didn't see a problem. More than TWO whole months later and hundreds of papers being faxed/scanned/emailed, he decides to call me and tell me my dad did not get approved. With all due respect, if you have 8+ years of experience, then you should be able to look at someone's credit and debt-to-income ratio and, on the spot, be able to provide a professional opinion as to if they have even a remote chance of being approved or, at best, be honest and let them know, "Hey this, this and this may be a problem, do you still feel comfortable continuing the process?".

    Don't nonchalantly tell people, "Oh yea I don't see a problem with him getting approved at all", then call them two months later to tell them they didn't get approved. You just don't do that. People wait their whole lives to get to this point and Prospect Mtg. could care less. Not to mention they only contact you when it's convenient for them; they never return calls. Terrible customer service. I honestly wonder how this company manages to stay in business. Just stay away from this lending agency at all costs. It took them 2 months to deny our loan application. Time is of the essence when purchasing a home b/c all the paperwork is time-sensitive (Appraisal is good for 120 days, contract is only good for a couple months or so depending on seller/buyer, etc.). We had to file 2 extensions to get the house all b/c Prospect took their sweet time telling us No (extensions are $375 apiece!). We switched lenders, after Prospect denied us, and closed within a month of switching no thanks to Rod or Prospect Mortgage. Good Luck. This company also has several underlays. BEWARE!

    I should have known that Prospect Mortgage was too good to be true and walked away. After the first month of sending in hundreds of pages of documents and repeating the exact same experience almost every Thursday so that we were scrambling until Friday evening. Then we were told each time we did something wrong which had to start the process all over again or it had to be resubmitted to Underwriting. These were all tactics to prolong or justify their inability to process our loan. We stuck it out for three months and paid for the appraisal, home inspection, two times to have the house un-winterized for the inspection/appraisal and five extensions at $375 an extension. Now the contract is expired and the house we thought we were moving into is going back on the market so we can start the process from the beginning. Stay away from Prospect Mortgage and RUN, don't walk the other walk if anyone mentions their name!!!

    What a horrible thing to do to someone. Terrible horrible service. Roy ** was my sorry loan agent. Can I add he did a terrible job? Four months in escrow, poor customer service, then denied loan 2 weeks after being approved. He knew I had a per diem of $30 per day. He gave me a loan approval 4 months into escrow then two weeks later, he said that even though my ratio for lending was appropriate, they denied my loan. They did not want to do the deal, no further explanation offered and he said that my appraisal money would not be refunded. This was just a scam to get the appraisal company some business.

    He basically could have found this info out in the 1st month of escrow, but due to his lack of customer service, he did not tell me until 4 months into escrow. Be careful because Prospect has many overlays (which are more confining than FHA rules). He was always short on the phone because he was always in the mountains and his reception was terrible he would say. The terrible and lack of service from Prospect Mortgage and Roy ** cost me my dream home. When looking for an FHA loan, here are some things to look out for:

    1. No overlays from Mortgage co. which are basically the company rules that are more strict than FHA.
    2. Time it takes to get an answer from underwriter should be within a few hours or a day at most..
    3. Does the agent answer phone and get back to you within 24 hours?
    4. Does the agent act superior (Roy ** does) or are they customer friendly?

    5. Is the office too big? Go to FHA.gov to choose a lender but ask them about the overlays. This is very important.

    Anthony, Erin and Xio, if that's really your names... These are the people of Prospect Mortgage CA... They pre-qualified us. We are flooded out of home with 5 grandkids... We fell in love with an old house owned by an old Veteran in the Nursing home. We made an offer, it was accepted. We had to move heaven and earth for Prospect faxing 100s of documents, on multiple occasions. Our kids picked out their bedrooms. The assessor said it needs to be scraped and painted and 2 safety plugs put in. We did that. They ask for more documents, we sent, all in good order. They congratulated us on loan if we did these conditions, i.e., send driver's license copy, SS cards, etc., all done. Closing date given, bought used furniture and wallpaper to fit home. Closing date bumped, 2 more items asked for - 1-year auto insurance payments and same for electric bill - all faxed immediately in good standing. Weeks go by grappling with multiple closing dates, real estate lady sends angry letter. I call Anthony. I call him again. He says it didn't make final underwriting. I had much to say to him. Now I go TO MY LAWYERS!!!!!!!!!

    Was dealing with Prospect Mortgage in MA with no problem. When I was transferred back to PA, decided to use Prospect Mortgage still. Had to change offices. New office was in Delaware. Gentleman there wouldn't even come to me for application. Any questions I had were never returned. Had to call multiple times and also emailed with no answers. Then when it came time for appraisal, they took payment and then didn't hear anything for weeks. Finally when I did reach them weeks later told me they were having hard time finding someone to do appraisal. After getting upset next day I get call from appraiser looking to schedule. They always seemed to need more and more paperwork. Must have faxed over 200 papers and still wanted more!! Finally after 6 weeks after appraisal was ordered came back low. Deal was dead!!! Never will deal with this company again!!!!

    After over a month of being jerked around by their person, I decided to simply finance the property through a different avenue. I simply could not take the stress of the constant harassment. I notified this man that I was no longer borrowing money from Prospect Mortgage. Yesterday, I got a letter from them denying the loan! I had already cancelled it! My credit scores are very high and I feel that this was done as retribution and to purposely damage my credit. I had private reasons for trying to go through a mortgage company instead of the alternative route I ended up taking even though it was going to cost quite a bit more. In the end, I just could not take the stress - I have stress related health issues - and had to go the alternative route. I did save a lot of money by doing this. I plan to follow up with phone calls and letters to their headquarters. Of course, they timed the letter so that it would arrive on a Saturday, causing me more stress. I also plan to notify the BBB. I hope I do not have to take legal action to resolve this. In short, I would not recommend this company to anyone.

    After two extensions because lender paperwork was not complete, and at the date of closing we were informed that the underwriters had declined the application due to an accounting practice error in our bank statements. We had spent over three months providing information, documents and three house appraisal inspections at our cost. Our representative vacated her desk for two weeks without notice or providing a replacement, and also did not accomplish paperwork in a timely manner due to "staff resignations". An assistant of our mortgage representative asked for and then lost documents. He also provided critical false information as to how we were managing our bank accounts. We were not provided adequate guidance as to the process as first time home buyers. We were lied to when the broker either forgot to or failed to lock in our interest rate when she said she would immediately after the appraisal and accepted offer. We lost the house.

    After jumping through hoops and "have to have this now" emails requesting items that had already been submitted, after being told for 2 1/2 months we had the loan, after spending an inflated $700 for an appraisal (because it had not been ordered in a timely manner) and $275 on a property inspection and $175 for and ILC for the title company, after 3 extensions granted by FNMA, after missing closing dates 3 times, after we laid on the processors desk for weeks with no attention, we were told on the last day of the last extension that we didn't qualify and Prospect Mortgage couldn't finance the house for us. They took a life affirming event and brought us to our knees. They are now on the top of one list and the bottom of the other!

    We were told several months ago, we could get a pre-qual & and a commitment for a new FHA mtg. First call, we can get it done or call back in a month or so???? More **. Have left several messages and no response. To date, our scores are above average, I would suggest looking for a reputable lender that knows the business or a good referral from a friend. They claim they are the largest FHA lender in the country, more **. We are now working with a national bank, they won’t waste your time & money.

    Recently, I contacted my current lender to determine whether or not they participate in the HARP. Unfortunately, they do not. Even more unfortunate is that they have contracted with Prospect Mortgage to handle all of the refinances. On my initial contact with Prospect, I was not impressed at all with the person who answered the phone, plus the fact that they refuse to even provide a quote on the interest rate available & the closing costs unless you provide them with several pieces of personal & financial info along with your SS#. I refused to do so, yet they somehow still managed to pull my credit report without my permission. They then called me several times a day, daily for well over a week, until I told them to stop harassing me.

    After a couple of weeks passed, I contacted my lender once more to see what other options were available. Again I was referred to Prospect Mortgage. When I shared my previous experience, I was assured that it was a fluke & that I should try again. Against my better judgment I contacted Prospect & reached Ryan **. This time I was surprised with a more positive & helpful reply... at first. Ryan listened to all my information & assured me that my refinance would be fairly easy to accomplish due to him "being the best." That's when I should have hung up & run away. At first, all seemed to proceed rather smoothly until 12/3/12. On that day, I received an email from a woman in the office that I had never heard from before. This email demanded explanations for two "large deposits" in my checking account. It also demanded explanations on two previous addresses, one address being over 6 years old & the other over 10 years ago.

    The kicker is that this email that was sent after 3 pm PST on 12/3/12 informed me that I must provide this information prior to the end of the business day on 12/3/12! WTH? These two large deposits were much less than $3K each & represented the normal monthly pay deposits. I replied to her email with an explanation to her questions. I also explained the situation to Ryan **. Once again, I thought all was well until just the other day, when I received another email from this same woman, Marie, demanding a written explanation on why there were two inquiries on my credit report. Plus she wanted a written explanation of the same two "large deposits" again, along with another small deposit that was made. This time she also demands that I send her copies of the checks & the deposit slips that have already been given to & processed by the bank. How in the hell am I supposed to provide that? When I called to complain about these repeated last minute requests that keep occurring due to this woman's involvement, I'm treated like the one who is in the wrong.

    Then Ryan ** threatened to cancel my loan. At that point, I no longer cared what the hell he does & told him so. To the best of my knowledge, my loan has been cancelled. Later the following day, I received an e-mail from Ryan asking me if I planned to continue moving forward with the loan. At this point, I'm incredulous & can't believe this gutless clown who had told me just the evening prior that he had cancelled my loan. I feel like I'm dealing with some spoiled punk kid who enjoys playing god with other people's time & money. If you end up reading this, Ryan, you can go pound sand. You are nothing but a dirt-bag slime-ball! Thanks for jerking me around & wasting my time.

    First of all, let me say that in 24 years in the business as a realtor, I've never written a review, filed a complaint or said anything publicly negative about a lender. However, there are exceptions to the rule. Prospect Mortgage, in my professional opinion, has the slowest and most unresponsive underwriting I've seen within the industry. I had two clients told their scores met their guidelines, only to be informed in the end they would both need their scores raised to 640 or better to qualify. This after three to four contract extensions, pleading with the listing agent not to terminate the contract when they were well within their right to do so. Well, never again. My advice to anyone looking for a loan - don't buy into it if the loan officer tells you they can do a 580 credit score, because the underwriter has the last say so. Work on getting your credit scores up to 640 or better and choose your lenders carefully. You will have fewer delays and headaches as a result.

    I was seeking FHA 203K and fell upon Prospect's website. I put in a request for more information and was greeted by a nice fellow by the name of Jarrod **. I gave him all of the information needed to get my application started and after that, he has yet to call me and it has been over a week now. I called him 3-4 times, left two messages, sent him emails, and nothing. He was extremely unprofessional and I do not recommend this broker. There are other mortgage brokers who will lead you to where you need to be and if you don't qualify, they will tell you, not avoid you. Not worth your business.

    We are in the process of purchasing a house using a 203k FHA Loan. Our loan officer has delayed the process on multiple occasions. From the beginning, we told the business that if we did not sign by a set date, over 2 months away, we would be charged a $100/day per diem. They assured us that this was more than enough time to get through the process. Throughout the entire process (beginning with the updating of all the needed documents for approval) either the loan agent and/or the company in general consistently had multiple delays in any and every involvement. We would submit everything requested and be told to await the approval, only to hear weeks later that we needed additional docs which we understand, but why did it take so long to let us know? Once we got farther along, we needed the appraisal to be completed. Once we gave them all of the needed contractor packets and everything was in place for an appraisal, our loan agent took over a week to even schedule it.

    Then it took over 3 weeks to complete it. By now we were way behind and asking to speak to supervisors. We were told we would have to call other offices because there was no supervisor in the local office. We made numerous phone calls and only received a voicemail from a distant manager stating that everything possible would be done to expedite it. Even our real estate agent is furious and says this is ridiculous. During this process with blown promised dates to go to title and sign, our loan agent was consistently unavailable to us as our real estate agent. We also come to find out that there is a manager in the local office that our loan agent apparently tried to hide from us. She promised us that it would go to title by a set date and when it didn’t, she stated that it was "out of her hands,” yet she couldn’t give us an answer as to why it hadn’t been processed yet. The next day when we confronted her about it, she removed herself from the process and told us to deal with our original loan officer again - great management skills.

    Prospect Mortgage has continuously delayed the timely management of the loan process (as evident by email dates), evaded phone calls from us and our real estate agent, had little to no knowledge/explanation as to what was happening in the process, gave us and our agent the run-around phone tree to try and contact supervisors, and had extremely poor management skills once the supervisors were confronted. We’re still awaiting any explanation for any of this and paying $100/day in escrow extensions with no expected date to go to title. The public deserves to know the truth.

    Our realtor suggested Prospect Mortgage, as they had a real estate office. Since we didn't know any better, we said okay. We're trying to buy a condo via FHA loan. Kevin said that was one of the two options and asked if I wanted conventional or FHA. I picked FHA, as it required less down. He asked for my personal finances, ran a credit report and said, "Go make an offer." That's when it all went downhill. We made an offer on May 22nd 2012. It's August 1st and we still haven't gotten FHA approval. Kevin blames the seller/seller's agent for not getting the documentation in. My attorney has bent over backwards to provide paperwork.

    Everyone is trying to get this through and when I call and ask for the status, it seems as if Kevin acts as if he's doing me a favor. He even told me I made a bad choice going with FHA loans and a condo. Also, he told me I'm not the only client, and that other people need attention too. Who says that to someone? Next, he'll say that because our property purchase is fairly inexpensive, they give more attention to the big sales for more money? If I had this to do over, I wouldn't buy anything. The seller is freaking out because he needs to buy something and his deal is falling through. No sympathy. Oh and I found out my agent from Prospect was illegally making mortgages in NH last year. Someone shoot me.

    Like so many others here, I can only say that Prospect Mortgage literally sucked the excitement out of the process of buying. From the very beginning, Ray ** was incapable of returning phone calls or even sounding like he knew what he was doing. After supplying volumes of paperwork, we received an email Friday evening telling us that we needed to supply something else. We were told 3% down and our contract was written for 5/14 mortgage commitment and 5/28 closing date. On 5/10, I reminded everyone at Prospect, including Gavin **, head of compliance, that we were due to have commitment by the 14th and that I had yet to receive anything. On 5/11, I reminded everyone again. At 4:30 pm, on the 14th, I sent a scathing message to everyone, which was then met by Ray who angrily told me how hard he had worked for us. He had told the underwriter that we would go 20% down and that my wife would give me additional money to make the closing! All without consulting us at all! We agreed, as we were set on wanting the house, and we told him that we needed the commitment letter to supply to FNMA.

    Ray sent me a one-line email the morning of the 15th: "I received your loan approval this morning.” Sweet news, but alas, this was not true. Over a week later, the mortgage originator said she had no record of anything and there was never any documentation supplied by Ray. As of 5/24, no commitment letter was ever received and there were no return phone calls or emails in response to my pleas. At 4 pm, we had no choice but to issue a cancellation or risk losing the deposit money we had placed. At 5:20 pm, I sent another email to everyone at Prospect expressing my amazement and advising that the deal had been canceled. Within ten minutes of this email, I received a phone call from Mr. **, indicating that someone else was to have already called me to tell me they needed more money, and a "commitment letter" with a whole list of items which we would need to sort out in the next 24 hours to go to closing on the 29th. The commitment letter was written to expire on the 29th, even though every person at Prospect said they could not possibly be ready to close by the 29th.

    I have never dealt with a company that does business in this way. Every person that they handed me off to as a savior to our purchase was worse than the last. At this point, the selling agent and our agent have worked diligently to try to resurrect this with the goal of closing by June 8. From our standpoint, we have submitted every additional document they needed in excess of 50 pages to scan and send and we will sit back and wait, but we are not really holding out any hope on this. I've tried asking them to send me answers in writing and I can tell you that I've never seen a company so hesitant to do this. The negligence and attitude of Prospect Mortgage, who I believe changed their name several years back after numerous complaints, is nothing short of criminal. Want to get a good look at why the US real estate market is in the toilet? Look no further than our story here. They expect a consumer signing on to a 30-year commitment to simply do it blindly and without asking questions. The most important question you need to ask is: "Who else besides Prospect can I use for my mortgage?"

    I just closed my 2nd home loan and used Prospect Mortgage. I was referred by my real estate agent. I hadn't heard of Prospect at that point, but I was unsatisfied with my bank already. They gave me this big list of documentation upfront and told me that would be 90% of what they would need. They also explained that in this lending market with investors, they have to be very detailed in the paperwork and they can't assume anything. Knowing this upfront made this transaction so helpful. It's disappointing to see not everyone had my same experience but I would highly recommend them. They told me how quick I wanted to close my loan depended how long it took me to get them the needed paperwork. Let's just say we closed a week and a half early.

    I am also relieved to find that I'm not the only one going through hell with these people. Prospect has sucked every ounce of excitement out of this process for us and it just keeps getting worse. My fiance and I attended a home buying seminar that was held by Prospect to learn more about the process. At the seminar, they claimed first time home buyers were their preferred clients, that they "loved walking new home buyers through every step of the way." You would have never known how unprofessional they really run their business by attending that seminar.

    Pleased with what they had taught us, we continued our business with them. Big mistake! We put an offer in on our dream home and it's slowly slipping away.. We were paired with Wendy ** from the Worcester MA branch. She has done nothing but lie and delay our process. She told us (very specifically) how we should prepare a letter we needed for documentation. After sending it over to her, she emailed, "This is not what I need," and asked for something completely different than what she had explained to us. Aggravating, and the documents, the thousands and thousands of copies of documents. We ended up faxing our documents four times, a total of 140 pages. Then she decided it was time to go on vacation.

    Wendy never gave our covering loan officer our documents so we had to fax them again to her too. We were charged for an appraisal but were never notified of it ever being done. We never received a copy of it either until we asked for it - three times. After not getting any responses, we had our realtor ask for a copy and we got one ten minutes later. Really? We have missed deadlines for three different closing dates due to delays in processing. Whenever we emailed to check on progress, we'd get short one-word responses like "checking." Then they'd never get back to us.

    At this point, we have given up hope of moving into our dream home. It's just problem after problem. Here we are, 3 months later from putting in an offer and we don't even know if we will have a place to live in three days, like we're supposed to. No one has answers. If we weren't so far into it, we would start all over with a different company. Save yourself and do your homework!

    I was pre-qualifed with prospect on 1/25/12. Here it is 5/10/12 and I received a phone call from Stephen ** out of the Dallas branch that my loan has been rejected, due to a tax error on a 2011 form. These forms were sent at the end of February and beginning of March. Even though I have a commitment letter dated on 4/11/12, I was still rejected. I provided them with everything they asked for, paid off a collection and my earnest money looks like it is going to be kept by the seller. This whole process has been so frustrating, the loan officers I was working with lack communication and professionalism and were let go about three weeks ago. So since then, I have had to go out of my way to contact a processor in New Jersey. Communication with this company is horrible. Their system is set up to fail. I am here in Texas, my documents were being sent to an office in Southlake, then forwarded to an office in New Jersey which then is sent to California.

    This mortgage company contracts with C2C Appraisal Co. Their appraiser made several mistakes on the appraisal and left off several things along with several miscalculation. She placed the value of my property over $20,000 lower than the asking price. The buyer felt the value of the property was on target for what we were asking and so did their realtor, so they filed for a review of the appraisal. And the mortgage company denied the appeal and would not send the appraiser back out to fix the mistakes she made. It sounds like a low ball scam in place to rip off the sellers between C2C and Prospect Mortgage company. In the end, the contract was voided, buyer and seller both lose. I am stuck with a crap appraisal for the next 90 days and can't sell the house for the real value it holds and the buyer has to start all over looking for a new home. A bunch of **. Oh and it took the mortgage company 10 days after the appraisal was complete (one week before closing was scheduled) to notify anyone of the shortfall. Really? This is the kind of thing you notify buyers/sellers of ASAP, not 10 days later!

    After reading all these reviews (which I chanced upon accidentally, I couldn't find anything when I googled "Prospect Mortgage reviews"), I am so incredibly happy to have pulled out of dealing with these guys. Like previous reviewers, I had several red flags. What the loan guy (Jarrod **) didn't know, he ignored and talked his way around it. I asked if I could get the first time home buyers grant with HomePath Loan, he said, "I don't think so. What does it matter anyway, you have money in your savings so just use that." This was an unacceptable response.

    He was suspiciously answering my questions vaguely on the differences between HomePath and 203k loans, and kept telling me that he is going to push for the 203k for me because it will be better. Better, how? He can't say. What's the different between the two? "Not much." That's all I get. I talk to another mortgage company and came to find out that the 203k loan costs the buyer much more in fees and other costs, hmmm. I asked if we could get the renovation money in a lump sum or piece by piece as we work on the house. He assures me that it is in one lump sum, and then dismisses any further questions. Again, I came to find out from a different company that this in fact is not true. There is a very strict process of job bidding and a timeline to get the money out of escrow piece by piece. He definitely should have known that.

    Finally, when we did put a bid on the house, he made a mistake on the paperwork so that the seller could see what my bid would be, without actually having the bid in. Then I find out, when I pull the bid because of all these red flags that he didn't even send the pre-approval for the actual amount we would need for rehab, just for the house itself, so there would need to be more paperwork (mistake #2). The man was less than professional with me, treated me like I was dumber than rocks. I am so relieved to know that it's not just me!

    My wife and I were looking to purchase our first loan and were basically misled by all parties involved namely Indu **. We were led to believe that we would be approved for a loan and told in the beginning of the process that we should have no issues. Even when difficulties arose, we were still told that we would be able to schedule a closing date, but it would just take more work to get it done. Needless to say, we missed our original closing date and had to request an extension and was still being given the runaround, little to no communication at times. We recently discovered that someone from the company namely Samantha **, suggested to our realtor that she knew the loan was in jeopardy from the beginning and still we were not made aware until after we've spent time and money to ultimately be told that the loan would not be approved. We were always honest and efficient during the process, but was not treated with the same professionalism.

    If you happen to be paired up with this outfit by your realtor or if you are even considering doing business with Prospect Mortgage, run the other way fast! We recently bought our first home and should have done our homework better, before we ever agreed to work with these people. Our realtor even explained to us at closing that in the 25 years she has been a professional real estate agent, she has never experienced anything like the events that transpired throughout our process and the length of time it took them to complete our application, and get to closing.

    We closed on 3/2, and they are still sending us closing documents (as of 3/13) that were not included in our closing package. Their practices are questionable, and during the final week of the process, we became so frustrated with them that we sought legal counsel, and the advice from other established mortgage lenders and after they reviewed the disclosure paperwork from this group, they all agreed that there were far too many questionable and potentially illegal items listed! These of course, miraculously disappeared when we brought them to the attention of their Senior Loan Officer, after she got sudden approval from the powers that be in their organization, while we were on the phone. That was when we felt even more, that not only did they not care about the length of time they were taking to do their jobs, but at this point they were trying to squeeze every dollar out of us, that they could by tacking on ridiculous fees that no other lender was using.

    Our fault in this matter was not doing our homework better before beginning this process. I would strongly encourage you to shop around, and definitely stay away from Prospect Mortgage! I am not one to post much of anything negative about another person or organization, but it seems that they don't care, and I wish someone had told us before we began working with them to look elsewhere.

    Another interesting note to add here is when we first began our application process in January of 2012, we were partnered with Kyle ** at Prospect Mortgage's Virginia Beach, VA location. Things were delayed constantly for an endless variety of reasons, and he finally explained to me once over the phone (before our application was escalated to their Senior Loan Officer) that an operations manager at one of their offices, where our application had been sent was fired and subsequently, the office was temporarily closed and our application was rerouted to an office in another state. Now, I'm not in their industry but I have been in Human Resources since 1996, and generally if we fire someone at that level, and it results in the office being closed. It means we are about to be audited or an investigation is taking place, and all business must be halted.

    I don't know what the circumstances were other than the firing, the closure and the rerouting of our loan application, but it delayed our application and added even more doubt to our dealings with this group. After Kyle failed to produce results, and our realtor stepped in to see why this was taking so long, one of their senior loan officers took over and of course, it was found that many forms were missing and things that should have been completed in the very beginning, were not completed at all. Even then, it took until March 2nd to close on our home. They knew well in advance that my apartment lease expired 2/29, and that we would have to find a place to store our things, and a place to stay while they fixed all of their problems. That's money we'll never see again! You would have thought we were applying to buy the Biltmore Estate for all of the hassle we went through to buy a simple townhome!

    The more I shared our story with other people, the more I learned that our experience was very rare, and we had indeed fallen into the hands of a very bad organization. More than anything, I feel as though this company took what should have been a great experience and milestone in our lives, and turned it into a nightmare and a miserable eye-opening event. And as I said, it seems to not be over yet as we continue to receive forms to complete that we’re supposed to have been provided months ago! I will be so happy, when I don't have to communicate with or even hear the names of these people or their company.

    Prospect Mortgage is disorganized and inept. If our deal closes it will be because of our tenacity. They have consistently sidestepped questions about what they are doing to complete our transaction, which in my opinion is tantamount to dishonesty. We will never use them again and if we weren't so close to closing, we would fire them. This has been the worst home buying experience either of us has had.

    Lee ** at Prospect Mortgage told us a bunch of lies. He kept promising us an interest rate he could never deliver on. When it was time for our closing, he undelivered again. He then said, after the closing, that we could refinance for the promised rate at no additional cost. Well, he never returned our calls for weeks and then quickly left the company. After we hunted him down at his new mortgage company, he then referred someone else, Erica **, who was also unresponsive. This was the most unprofessional group of people we have ever worked with! And this was the most stressful time of our lives. You could not pay us to use Prospect Mortgage again.

    Sadly, the complaints above are true - take it from a former employee. I was hired to work for a man that was out of the Scottsdale office, he happens to be married to the area sales manager. I started 8/1/11 and gave notice 10/7/11. They have yet to cancel my NMLS# in the National Mortgage Licensing System and they have yet to pay me according to terms.

    They've set very unrealistic expectations, were very rude and unprofessional and yes everyday I had to go back and ask the borrower for something else - the operations center in Sherman Oaks is a joke. In my 20 years of being in the mortgage industry I have never had such a bad experience in a workplace. I wouldn't recommend them for someone to work for, much less trust them with the biggest purchase of my life.

    I will be filing a formal complaint to NMLS and Arizona department of Financial Inst., if they do not release my license today.

    They don't deserve any stars. I was convinced by Prospect Mortgage that by using them as a lender, I would save on time and fees. Neither of those statements are true. After being told we could close three weeks ago and still not being able to close on the house, they are still not any more helpful than they were on day one.

    Do not ever use Prospect Mortgage!

    This business is far, far below the respectable business standards. I have had nothing but problems and delays. I purchased a condo, used prospect because they were one of the few to offer the 203k loan program. You use it to bring the house up to the top appraisal value. Well, we were delayed several months due to foul-ups by prospect. From the beginning paperwork to the final signing (which I had to do twice), prospect fumbled and messed everything up. The numbers on the paperwork were always changing, always adding fees and it kept going up as long as we didn't close.

    Every other agency (Lowes, clear title, realtor) has been disgusted with their "performance" and all of them said that my process was the longest one they've ever seen. I am still trying to get the 203k loan payment (moved in several months ago) for my appliances. I don't have a refrigerator nor washer/dryer because these were supposed to be paid for with the 203k money.

    The individual I am now dealing with, Napolean, called me two weeks ago and said they found the missing paperwork, and they were finally sending the check out. Two weeks go by, and I decided to call them today. Now the dudes are telling me that they don't have the paperwork, and he never called me and told me this check was being sent out.

    Talk about incompetence to the highest degree! Squared! This business has been nothing but headaches. I wouldn't wish this situation on my worst enemy. It ruined my first home-buying experience for sure.

    I strongly believe Prospect Morgt lender is in cohuets with American Home Mrgtgage servicing (bank)is commiting fraud. Lita Delgado-Mcocollum strong holds clients, comunicates upcoming clients offers to seller to gain money for the seller due to the seller owning interest in Prospect Mortgage. We had an accepted offer and then once I told her i was still going to use my agent, suddenly the "management" at the bank changes there mind and wants to take property back relist for more. Not to mention she knows the other people coming in to get quailifed to make offers. Never seen a more slimey company and loan person as this and neither has my loan officer, realestate agent or even the listing agent for the bank she is qualifing for. I want to formally write something on her credentials let me know what step i need to take. Thank you

    I am a first time home buyer. I finally found an REO home that was in my price range and capabilities to repair. My realtor (the listing agent) recommended Prospect Mortgage as they were pre-approved and could do the financing with no appraisal that would save me about $500.00 on my costs. I have an A-Credit so I have no problem to finance--and it's a small mortgage.

    I got a closing date that was 2.5 months out, not the normal 45 days. Okay. I'm new at this and I didn't know better. My first clue should have been that they couldn't do the financing plan advertised in the listing (it was supposed to be Homepath financing). I got switched to a "$203K" product and found myself paying for an appraisal anyway, weeks ago. It hasn't been ordered yet.

    Every other day, the loan officer, Alex **, asks me for some other documentation. I sent it and asked, "Is there anything else you need?" And he says each time, "No, I think we about got it." He has lost at least three pieces of information the processor needed. I asked him if he wanted me to start copying her on my emails and he said that it would be fine just and send it to her. Now that I have the processor involved, she is finally giving me some straight answers--including the one I didn't want to hear. I am not going to make closing this month because Alex withheld the papers and information, lost important documentation and is generally inept.

    Recently, we purchased a home in Tucson, AZ at a REDC sponsored auction. We were required to use one of their preferred lenders - as these homes were already on the 'loss' statements for other banks and Fannie Mae. So, by using their preferred lender; we would be closing within the 45 days REDC required.

    Prospect has no active offices in Tucson, they were located in Scottsdale, AZ. The person at the auction, did not have any business cards with his name on them but someone else's with her name scratched off (RED FLAG #1). Being first time auction buyers, on the morning after the auction, we hit all the local lenders trying to get a mortgage rate we liked.

    7 days afterwards, we received notice that REDC accepted our bid. By then, we secured some good rates and were ready to sign. Prospect Mortgage and the Title Co (I think they were in bed together at the auction) told us we could not use anyone except the pre approved one that we completed paperwork with that night. According to REDC weeks later, that was not true. Anyone providing a 'HomePath' loan was qualified as a preferred lender so long as we closed within 'that 30 day window'.

    When we got the estimated overly inflated HUD1-GFE from them. We had a meeting to discuss outrageous fees and the Tucson represented said "You are not supposed to understand the fees, they are what they are & you cannot get this mortgage without them" (RED FLAG #2) Big mistake, huge! We are right now 4 days shy of our closing date and the lender is now playing the blame game. Getting anyone to take this serious and responding to emails (we want everything in writing for obvious reasons) in a timely concise manner to hopeless. We have now resorted to emailing corporate managers - up the ladder we are going with no clear date in site.

    No wonder the housing market in the USA is in the toilet! If people have to deal with this BS, why bother? What do people do that have full time jobs and don't have the time to ride deadbeat misleading representatives' ** on an almost daily basis? Hire attorney and sue?

    By not closing by the required time, we are subject to at a minimum $100/day late fees. We could lose over $8k in escrow money and our dream home back on the auction block. If we rebid - chances are we'd pay a higher interest rate because of all the inquiries on our bureau the last 30 days to secure the rate we have locked in.
