I have been an owner for 10 years and I love my ownership, especially using RCI, last calls my house had a major flood and I was able to stay for a whole 2 months in the same resort for $370 a week at Club Wyndham at Shawnee.

We have spent the last decade dealing with Timeshare Liquidators and Exploria, trying to figure out what we purchased. On July 23, 2013, we received a New Membership Welcome letter from Fairway Villas, which referenced the Assignment and Transfer Contract as an attachment. However, the actual contract itself was absent from the correspondence. Fast forward a ten-year period, May 31, 2024, we submitted a Customer Service Request to Exploria, seeking a copy of our current contract. Their response on June 3, 2024, clarified that they did not possess the contract because our timeshare acquisition was through a third party. They did furnish a copy of the Assignment and Transfer document signed in 2013, which ideally should have been provided along with the Welcome Letter from Fairway in 2013. Now, we just want to move on; Timeshare Liquidators has clearly failed legally in the execution of the transaction.
We were stuck in a room with their aggressive, coercive sales staff for over three hours and not once were we informed of our rescission period. The actual product is a joke. Lack of availability and hidden costs, combined with them withholding the contract, has led to outrageous costs, and left us with a useless product. We are both getting older and experiencing health issues. My husband is 81 years old, is legally blind and cannot drive. I am 76. It is ridiculous that we were bound to this contract for 50 years at our age. At this point, we would give it away, just to “buy” our time back.

I acquired my week, about 8 years ago as floating week, it was great, no issues. I owned week 6, but was able to float it and book any week until last year. They told me on the phone that reps were mistakenly allowing me to book when I wanted even though I had a floating week. So last year when I learned that my week had passed and I was out of luck they allowed me to book another week but had to pay a fee. Fast forward, I allowed my week six to go by knowing that ok, I can still float with a fee. Today, I tried to book and no availability even for a fee. I asked to change to another Exploria location. Apparently my membership does not allow that. I feel they have me by the throat, I would never recommend Exploria, RCi or Interval to anyone.

I am absolutely outraged and cannot express strongly enough the depth of my anger and frustration with Exploria Resorts sales team and their deceitful, underhanded tactics that led me to purchase a timeshare. From the moment I was baited with a so-called "free vacation," only to be trapped in what can only be described as an endless, high-pressure nightmare of a presentation, I was subjected to relentless manipulation and outright lies. The entire process was a calculated scheme to take advantage of my trust and force me into a corner. I demand accountability and immediate action to rectify this situation. The deceit must stop, and I expect justice for the manipulation and financial harm inflicted upon me by Exploria salespeople involved in my transaction. I know I am not alone on this subject; it is obvious to me that there are hundreds of other victims out there based on all these 1 star reviews. DO NOT BECOME THEIR NEXT VICTIM!

I have been an owner for 30+ years and things have always not been great but I always enjoyed my vacation. Recently, I just finished paying off my loan on my 4th upgrade. They sent me a bill for $10,000 for maintenance and assessment fees, this is outrageous. They sent the bill in December and expected the money by the end of January. They only sent out these assessment fees to original owners. This is clearly discrimination. Only the owners from Pocono Mountain Villas received the assessment fee. Of course they offered you to sign paperwork to give them your timeshare and then you would not be liable for making the payment. I do not recommend this place to anybody. How can they do such a thing.

Exploria Resorts deceived and manipulated us while suffering through multiple hours-long high-pressure sales scheme. We are in our mid-70s, and their salesman took advantage of us because of our age and naivete regarding timeshares. He made a series of claims that have been proven demonstrably false. When we informed him that we weren’t interested in getting tied up in a years-long commitment, he claimed that the timeshare would appreciate, and that if we weren’t satisfied with it, we could return it to Exploria at any time. When it came time to sign, we were rushed through the process and not provided with all the information we needed. For example, we were never told about our legal right to rescission or given a public offering statement.
We also were not told that our maintenance fees would increase over time. Had we known all of this at the time of signing then we wouldn’t have moved forward with this purchase. Eventually, we called Exploria to express our dissatisfaction with the whole thing and requested they buy it back as it wasn’t all that was promised. We were told that Exploria doesn’t buy back. We informed them of what their representative had promised us, they informed us he was no longer employed by Exploria. It is shameful that their representatives would go to such great lengths to swindle us into a contract that they knew we wouldn’t be able to use. Perhaps worst of all though is the fact that they assured us we could sell the timeshare back to Exploria at any point if we weren’t satisfied. Because of all the lies and pressure, we experienced, we have requested the termination of our contract.

My experience with Club Exploria began when my husband and I decided to go on vacation to Orlando, Florida. I had selected a package that would give me a gift card incentive if I attended a mandatory orientation, which included a week's vacation. When we arrived for said vacation, we were given a tour of the resort and I was introduced to Andrés, who took charge of the presentation. Andrés presented us with options and package prices, but they were ridiculously high, and because we rejected the offers, he had his boss Tim intervene.
Tim offered us several options with double points. When I asked him if he ever decided not to keep my timeshare, he told me they would buy it back. Including the tour and the constant pressure for us to accept the agreements, the entire process took hours. We were passed on to Martha who rushed us to sign the contract and the information she provided me was not the same information she presented to me when I saw my online portal showing me a payment of $2,411.00 annually.
I called Exploria and they told me it was a mistake and my maintenance fee is $1,205.50. I was very upset because they lied to me and told me that the only thing I had to worry about was my monthly payments of $176.21. When I told them I wanted to sell it back to them, they told me that wasn't possible and they don't do it. Andrés, Tim and Martha lied to us. Now I am fighting to get out of this contract. Please take my advice and don't get involved with these thieves. It is better to pay for an Airbnb. Be careful, the workers will lie to you just to get you to sign something you will never be able to get out of.

First we would like to say that we were members at Summer Bay for 20 years without any problems. When we bought, the information they gave us turned out to be truthful. However after going to an owner "update meeting", we were lied to on many levels. There are many things they do not tell you. We are both retired and have travel the world and consider ourselves fairly well versed in the travel world. We let our guard down with them, thinking what they were telling us was true, for we had no reason to think otherwise since we had no problems in the past. We have written them several letters including obtaining an attorney but all we hear from them is getting form letters or no response concerning the letters. We have read some of the other reviews and agree. We have tried to go back to our original contract but they would not agree. We would highly suggest staying away or have an attorney near.

This is a joke resort!!! I paid good money and now my taxes are worth more than the week is worth!!! I can get any room cheaper than I pay for taxes!!! I need to get out of this resort!!! There has been no outside pool for years and no access to the beach!!!! Who wants to go to the beach without a pool so frustrating and disappointing!!!!

To say we are disappointed with Exploria is an understatement. PLEASE READ THIS BEFORE BOOKING WITH THEM! Our first night, the door to the unit we were put in was broken, allowing cold air, and TONS of bugs to get in. There were bugs everywhere, even in the beds. We were all bitten up by bugs while we slept. There was also rainwater coming into the entryway of the unit. I decided to take a hot bath in the jutted tub, and black stuff came out of the jets. It’s was absolutely disgusting. We were moved to another unit, so we had to pack up our bags and move up to the third floor (with no offer of help to move our things).
Our last full day of our vacation was completely ruined, as the washing machine in our unit broke, and we had to stay there so maintenance could repair it. Our washer filled with water, but turned off, leaving our clothes in a washer filled with water, completely drenched. I called the front desk, and it rang, and rang, and rang, with no answer. I tried several times to reach them, but no one ever answered. It was later in the evening and we were already in our pajamas, so we decided to wait until morning.
The next day we finally reached someone… First, they fixed the washer, but within 5 minutes it stopped working again. We had to remove our completely saturated clothes and put them in a laundry basket, and wait around even longer for them to remove the entire washer/dryer and replace it with a new set. In the meantime, they gave us access to the washer and dryer in the unit next to ours. So, we had to carry our soaked laundry next door. The washer did work, but the dryer wasn’t working correctly. So now we had TWO broken washer/dryer sets.
They finally finished installing the new washer/dryer in our unit, so we then took the wet clothes back to our unit, and tried to dry them, but the dryer was making the most awful sound (definitely not normal for a brand new dryer). So, we had to wait for them to repair the dryer in the unit next to us, so we could use that one. It wasn’t until evening time that all of this was taken care of. The rest of the night we had to wash our clothes in our unit, then carry our wet clothes next door to dry them in the other dryer.
It was an absolute disaster, and truly consumed the bulk of our day and night (we were doing laundry until 1am) and we were unable to go to the amusement park we had planned to visit. These plans being cancelled made for a weepy mom, angry dad, and three very sad children. You would think wow, it can’t get any worse than that, but yes, it can, and it did.
One of my children had a bedtime snack, and within minutes of the snack being placed (in a food to go box) on their nightstand, tons of tiny bugs were crawling ALL OVER the food in the box, and on the nightstand. We ended up having to throw the food away. Even after removing the food and wiping the nightstand down, the bugs didn’t retreat. But wait… there’s more! We found someone’s DIRTY UNDERWEAR in our room, just lying there on the floor. There were also dirty kitchen utensils we pulled out of the drawers. That was very unappetizing.
The jetted tub in our new unit was dirty like the first, creating a brown foam on the water. Needless to say, I didn’t get in. After all of these problems, we were offered one free pizza… We lost an entire day of our vacation, and were compensated with a pizza. I do NOT recommend staying here, and I HIGHLY DISCOURAGE YOU from buying a timeshare with them. Thankfully we didn’t buy a timeshare, and we will NEVER stay there again. We lost precious time and money because of the horrible condition this resort was in. We will be submitting this review to the Better Business Bureau to warn consumers.

My experience with Exploria Resorts was far from positive, marked by deceptive practices and exploitative behavior. Stay away from them. Initially they presented it as a real estate investment opportunity, when in reality, this is far from the truth. The sales representative I dealt with misled me about the nature of the purchase, portraying it as a lucrative real estate venture. They failed to disclose crucial details, leading me to a contract that doesn’t align with the promised benefits. The rushed closing process left no room for a thorough examination of the contract. I feel they do this on purpose just to leave out important information such as the timeframe given to cancel the contract. When I sought clarification on terms and conditions, I faced resistance and was pressured to make a quick decision. I even went as far as writing a letter to their corporate office and they haven’t even bothered to respond.
The lack of transparency regarding associated costs and risks left me feeling exploited and regretful. Moreover, the high-pressure sales tactics used by Exploria Resorts are unacceptable. I don’t understand how it's legal for them to stay in business. In summary, my interaction with Exploria Resorts was a disappointing and disillusioning experience. Their deceptive practices, lack of transparency, and high-pressure tactics raise serious concerns about their integrity. I caution others to approach any dealings with Exploria Resorts with extreme caution, as their focus seems more on exploiting consumers, rather than helping them.

Our experience with Exploria Resorts can only be described as a never-ending nightmare. From the incessant calls to an underwhelming stay in the Pocono Mountains, the entire ordeal was a disaster. The breaking point was a deceitful sales presentation with false promises and a sneaky bait-and-switch tactic featuring a model room. Under the relentless pressure of a three-and-a-half-hour ordeal, we fell victim to misinformation, exorbitant prices, and commitments that turned out to be nothing but illusions. The aftermath? Four years of financial strain, burdened by a timeshare that failed spectacularly in delivering its grandiose pledges.
The complete lack of transparency regarding our rights and contractual intricacies only fueled our frustration. Now, we're stuck in a situation we would have avoided if we had been given the full story upfront. In our pursuit of a resolution, short of terminating the contract altogether, we implore others to approach dealings with Exploria Resorts with extreme caution. Our journey has been arduous, and we hope our experience prevents others from falling into the same trap.

My name is Sabina **. I have a problems with this Exploria Resorts club. The last may 2023 when through a vacations agency in Facebook page I thought I was buying my first and the best vacation of my life...The package was 5 days in the resort and 3 days cruise and part of the package was a 30 minutes presentation (which I didn't know). I ask what will happen if I don't attend the presentation and they said to me that they will charge me with a full price at check out, according what the "seller" said to me it will be a 30 minutes or an hour presentation (lies). After almost 4 hours pressure from the seller I signed....
When I came back to home in Ny from the "vacation" I tried to call to the Exploria Resort to get help to cancel the contract but nobody answer me, I tried to call the seller and no answers, I called the manager and left a message on his extension but nobody call me back, no help at all....Finally after several days I got someone to help me reading the contract (English is not my native language) and at the end of the contract said that I have 10 days to cancel and get my money back which I didn't know neither. Very convenient for them (getting a person for other state with 8 days vacations)....and of course I was already late to cancel this nightmare, I called exploria again, I called the seller and called the manager and again no help since then I been calling them trying to get help and no luck at all, they never gave me a chance to cancel this...
Since then I been trying to get ride off this nightmare, then after a weeks calling and sending messages to the seller, she finally called me back and she convinced me to try first and if I don't like it then try to cancel....The seller told me in the first presentation that she got me into this, that if I don't want it, they will help me to cancel this (lies) and then I tried to use the "gift" which is not a gift because I was asked to pay 300 dollars for a membership another thing that I didn't know, to book in the "gift" then I book in to another resort in Pennsylvania (huge mistake of me) Which was horrible, dirty for "3 days and 2 nights" and again getting to a different presentation with another seller that knew I wasn't feeling good because I got some drinks the night before (I don't drink, I'm a 61 years old lady).
I told this seller several times that I was sick and feeling drunk and they was insisting me and pressure me for 4 hours and get me into an "upgrade" that I don't want it....I sended a letter requesting to cancel this and them I got a phone call saying that I'm out of the time limit to cancel this....unfortunately took me several days to get help to make the letter in English and sended to them, but in Dec 4, I got a letter cancelation for the contract and a refund money to the account that they open when they was taking advantage of me knowing that I wasn't feeling good, account the I closed and reported... but I notice that they tried to collect payment on my credit card account on Dec 4, and I called my bank to report that transaction....
After I called Exploria Resorts again to ask what happened, why they are still trying collecting a payment in my credit account when they cancel the contract and after severals tries finally a lady answer me that my membership is still active, I filed a complaint with BBB website and I filled a complaint to NY General Attorney to see if they can help me too...I need a help with this case please, I'm not a rich person, I work very hard sometimes 60 hours a week and I can't afford a lawyer, somebody have to stop those companies that are taking advantage of innocent people, I want them to stop this madness and reimburse me my money,...Thanks so much in advance....sorry for my English. Since Exploria merged with Tree Tops and Fairways also called Poconos Mountain Villas it has been nothing but a nightmare, The additional assessment fees of $5,900.05 for 2024 is so ridiculous, it is a joke. In 2021 their special assessment fees for repairs, etc, we thought was excessive, because nowhere in our contract stipulates repairs, special or additional assessment fees owed by members. Maintenance fees should be no more than 3% yearly increase. However my husband is 75yrs and I thought he was about to get a heart attack when he read the 2024 bill. We definitely cannot pay that amount..even with their payment plan.
We purchased this timeshare while we were working to be able to use it when retired and on a fixed income. We are reviewing our original sales contract and will be forwarding all documentations to our attorneys. Thank GOD we safely kept and copied all documents. Buyers please be aware of what you are getting into. Timeshare should be time to relax and enjoy not to regret getting into. Hope and pray that Exploria correct this issue so members can sleep at night.

We’ve been very dissatisfied with our timeshare at TreeTops in the Poconos since Exploria purchased the property. They’ve raised the maintenance fees to the maximum each year. We used to get a 3 or 4% raise each year. Now, we get the maximum 10% every year. In 2021 we were assessed a special assessment in addition of $394.80 in addition to the maintenance fees of $924. We just received our bill for 2024 (three years later) and they’re assessing us another special assessment of $5,975.05 in addition to our maintenance fee of $1,229.84. Being on a fixed income, even with their payment options, there’s no way we can afford these fees.
The special assessment fee is for regular maintenance because they haven’t been maintaining the property and facilities. We can’t even use the facility because all the units have multiple levels and we can’t climb step. They won’t let us out of the contract. We had a buyer at one point and they would not let the sale go through. Buyer beware!

Exploria Resorts are putting on your Maintenance statement fees for Additional Assessment which in my case $5,975.05 which is a surprise to me and never had to pay for a long with maintenance fees. Exploria is becoming a rip off.

Exploria, you've turned our retirement dreams into a nightmare! At 70 and 74, we deserve better than this. From the deceitful cold call promising a trip to Orlando to the never-ending, aggressive sales meetings, you've shown nothing but contempt for your “owners”! Joel *'s 9-hour sales demonstration was a masterclass in deception and **. We were promised the moon and back, but what we got was a money pit with endless fees. And let's not forget the denied release, forced into a pricier unit, a classic bait and switch on senior citizens.
The Gatlinburg trip - supposedly a getaway but turned into another upgrade ambush led by Rachel ** and Karen **. Thousands spent on an upgrade we never wanted. Exploria is only interested in trapping you into more and more debt! Contracts shoved at us on a confusing thumb drive, questions dismissed, it's clear you wanted to keep us in the dark. But not anymore! People need to know what these crooks do to seniors! Their rooms? A hot tub flooding our carpet, a fireplace that never worked, and a kitchen-less "upgrade." You’re better off staying at Motel 6 that is comparable to Exploria accommodations and doesn’t require you to sign your life away. Over $100,000 sunk into this pit. Don’t get taken advantage of by Exploria, they need to be fined and punished for senior abuse!

Exploria and their sales reps are deplorable and not honest! I hope this serves as a warning to anyone considering getting involved in their timeshare scheme. Don’t fall for anyone of their fake friendliness because they’re quite good at **’ing people to get you to buy! It’s obvious that they have a well calculated scheme going on considering what other people are saying on here. What’s worse is that once you’re a member, using the points is practically impossible, I called and complained about this and several of the lies we were told at the sales meeting and one of their own reps told me that the person I dealt with “needed to be retrained” and that Exploria sales reps had permission to “stretch the truth”. There’s a serious problem with accountability and professionalism. They will tell you one thing to convince you to buy in but most of it is outright lies.
The main lie we were told was that our membership would give us access to international all-inclusive properties. Not true! We caught on soon after agreeing to buy and we made it a point to try and cancel immediately but doing so was also near impossible. They denied it because I was outside the rescission period even though I have proof that I attempted to cancel within the timeframe and it was them that sabotaged my cancellation efforts. We now understand why they would not give us access to the booking website until 30 days after we purchased! The booking access we were provided was also not the website Afroza, the sales rep, showed us in the presentation! Exploria’s questionable practices are seriously hurting people and it doesn’t appear that anyone is doing anything about it! They purposely mishandle the way they get you to sign the documents.
Rushing over all the important details while playing up their supposed benefits. They conveniently didn’t tell us we’d be paying 16% interest on the loan they had us take out. Anytime we asked questions we were given half-baked responses and **. Isn’t it kind of suspicious that they insisted on quickly telling us where to sign and initial. Considering the price of joining, you’d expect there to be more regulation oversight. Exploria is not only lacking on the compliance department but they’re doing so intentionally and raking in millions! They’re ripping people off and it needs to stop. I hope to see a lawsuit or a shutdown from the state, because what they have done to me, and countless others, is criminal. Shame on Exploria and be sure to avoid them if you’re going to the Poconos!

My sister in law was able to use this timeshare once and we have had to exchange for RCI resorts and pay more fees just to use them. Every time we’ve stayed somewhere we are forced to sit through more sales meetings and we don’t want any part of it. We have put a minimum of $15,000 into this and it isn’t worth any of the stress, extra fees, or hassle. At the time of our meeting, we were starving and exhausted by the end of it. They had us sit there and listen for over six excruciating hours. All we wanted to do was leave and they made us feel like we could not leave without signing something. It was truly exhausting and mentally draining on us. Our contract says maintenance fees would be $180 bi-yearly. It continues to go up every year. They also said we could “bank” our week, but when we called about this we were told we would have to pay full price. How is that a benefit of ownership or a “deal”?
We have called them in the past for help and we are put on hold for unreasonable amounts of time, an hour or more, or they won’t answer at all. Exploria isn’t interested in providing any service, any vacations, any value, or running a reputable business. Their agreements are scams. We will never use this timeshare again. We have already tried selling it as they suggested and nothing ever happened. There is no market for reselling timeshares and they don’t care. We only hear from them when money is due and they make no effort to help or do the right thing. We just want it canceled.

I am extremely dissatisfied with the services provided by Exploria Resorts. My husband and I were misled about the affordability and benefits of owning a timeshare, and instead have been burdened with increasing maintenance fees and a lack of availability. The pushy salespeople pressured us into purchasing the timeshare, despite us declining all the offers thrown at us. After a couple of hours, we had enough and caved to an $8000 price. I wish the employees went over the contract with us because we would not have signed it if we had seen that it was really $13,862! When we got home and finally read the 28-page contract, we found out we got a 2-bedroom in East Stroudsburg, PA! We would not have spent so much if we knew that’s where we had to vacation.
We mailed a letter requesting termination of the contract outlining all the reasons we want out. We detailed all our complaints and received a reply from “Member Services”. They didn’t address a single complaint, they took zero accountability and sent us 3 paragraphs of “You’re on your own, so try and sell it”. This company is a complete joke, and we plan on going to the Attorney General and filing complaints against them. Anyone reading this, we encourage you to file complaints with the attorney general and any other agency that oversees the business of timeshare scams.

My encounter with Exploria Resorts was an absolute nightmare. It all began with a persuasive cold call promising a free vacation in Orlando, but there was a catch—I had to endure a never-ending 90-minute sales presentation. Little did I know it would turn into a grueling three-hour ordeal of false promises and intense pressure tactics. They painted a picture of affordable global travel through RCI, but it was all smoke and mirrors. Attempting to book vacations through RCI proved to be a futile exercise, and even when I managed to secure something, it was never my desired destination. The entire experience reeked of deception and left me burdened with hefty annual fees for a property that served no purpose. Despite my pleas, Exploria Resorts refused to release me from the contract, displaying a shocking lack of empathy. Trust me, steer clear of this company!

I sent and Exploria received a 2-page letter with detailed information regarding my presentation, and the mis-reps that took place, and they responded to it, with a basic, generic, boilerplate template. A measly 3 small paragraphs. They do not address the concerns you bring to their attention and are so unwilling to help you! I am no more than a dollar sign to them! They’ll ask you questions to establish rapport, and seem so charming, and they use what you tell them against you, and make you believe you’re getting this incredible offer, when in reality they’re setting you up to pay tens of thousands of dollars, for something you’ll quickly learn you cannot use how they described!
THE ONLY thing mentioned in their response was they were unable to buy back the timeshare, after we were verbally told this was possible at any point, if we decided we no longer wanted it! Exploria continues to state, our mortgage is not transferrable, and if we want to sell it, we MUST pay off the loan. I’ve done some research, as EVERYONE READING THIS SHOULD, and timeshares are listed for as little as $1 online and have been sitting for months if not longer! Tons of people are practically giving these away and still NOBODY WANTS THEM!! DO NOT IGNORE THESE RED FLAGS!!

We got our timeshare with Exploria 4 years ago and that’s when the stress and lies started. They were putting on a huge show, had us sit through their spiel for over 4 hours, and guaranteed us the world and then some. It was totally misleading. We said no and they wouldn’t let up or let us leave to make a decision, it had to be right then without any chance to actually look at any paperwork. The sales rep Fred said we would be able to travel whenever we wanted to and that our points would get us at least four vacations every two years. None of it was true. They gave us a free three night stay in a villa, which was gorgeous so we agreed. When we showed up for the stay this villa was disgusting. There were bugs all over the place, the bed sheets were yellow, filthy, and clearly never changed. We had to go stay in a completely different hotel because it was so gross. Beyond that, we haven’t been able to use it at all. Not once.
There’s never anything available. Calling doesn’t help. No matter the time of year we call, there’s nothing available, they can’t help us, and it’s “high season”. Apparently every season is “high season”. They also promised us a free cruise. When we called to take them up on it they asked for $2,000. During another time of year it would’ve cost even more. All of their offers and promises are bogus. We called to return it and they invited us back for an appointment 3 weeks later. We explicitly told them we wanted to return it and be done and they still set up the appointment for us. Very misleading. We get there and another sales rep sits down with us trying to sell us more points! We refused and she said there was nothing more they could do for us. We’ve been demanding to return it ever since. This company survives off lies and robbing people. When you confront them they refuse to do anything about it.

Being an Exploria owner isn’t what it used to be. I have been an owner for 25 years and for the first 20, I was happy. However, that all took a turn for the worse, when I was heavily pressured to upgrade in 2018. I am retired, in my 60’s and on a fixed income and this new upgrade has decimated my finances. In 2018, I was on vacation when they roped me into an “owner update” to receive a parking pass. During the presentation, they said a lot has changed since I initially bought, however, the salespeople quickly started talking about upgrades and said that now their new or upgraded owners are investing in real estate, could start to rent out the timeshare to the public, and were able to cover the cost of ownership with these programs. I decided to go for it, but later found that there was misleading or missing information that was critical to making this decision.
My original timeshare was paid off and with the new purchase, the closing agent suggested I wait for 6 months and then take the loan to my bank to refinance. Quickly, I learned that there were availability and booking issues. I looked at my contract and found that I had the right to cancel within 10 days, which was incorrectly disclosed.
Additionally, the fees in the contract have significantly increased, which was never explained. This prompted me to write to the CEO to request cancellation due to the elder abuse that their employees utilized. I received a reply that basically said I was on my own and that I could sell or transfer my ownership through a resale company and then they went on to warn me to read the reviews of these resale companies, so I don’t get scammed. Why would you advise your owners to avoid resale company scams when you are a scam yourself? Of the 2 resale companies I’ve investigated, the reviews are horrible, Yet, this company only has 1.19/5 stars, so they are probably the last people that should be warning people about scams!

fixed maintenance fee costs associated with them, which is a lie, there has been a 23% increase. Open availability at the resort(s) of our choosing, another lie, we have had ZERO “luck” at finding any availability that fits our schedule. Discounts, discounts, discounts – sure if you simply used a standard booking engine like Expedia or Airbnb. The fees and interest rates associated with “ownership” are astronomical comparatively.
“Cash for points”, aka what we bought has a cash value, the third lie. There is no mechanism to allow for this. Finally, Exploria obviously does not care about the actions of their employees, as we have simply asked to be relieved of a what we NOW understand is a financial obligation with no physical or intrinsic value, in perpetuity. No one should be saddled with these bills for a product that simply isn’t real. Crucial details like availability, cost savings, and international destinations were all dramatically hyped by Exploria staff. We are victims of timeshare fraud and false advertising!

The timeshare has been a screwed up mess from the beginning, with a mix up of a studio versus one bedroom unit. Then comes the bankruptcy and losing our choices of places to go and the new company not honoring the original contract that we purchased. They tried to force us to pay another $6,000 for something we did not want. The alternative to this was having limited times and places to go. Now, the maintenance fees continue to rise. We would benefit greatly if we did not have this timeshare, being we would be able to take a vacation where we want for the same or less amount of money than we are paying in maintenance fees each year. We are so limited in the places we can go with the timeshare. We don’t have any desire to try and use the timeshare anymore. Many other vacation alternatives would be much better than this timeshare, so we want it to be canceled.

Exploria has been nothing but a thorn in our side and anything other than helpful since we bought the timeshare. We’re going on four years of “ownership” and have been completely unable to use it. When we call we just get sent through the endless call transfers. At first, we were in Orlando and they told us we were getting 30,000 points biannually and had us schedule a weekend at our home spot to “learn more about the timeshare and property”. This 90-minute presentation was FIVE HOURS LONG with our son. We tried to leave several times and they had the gall to tell us no we couldn’t leave, even after telling them no and we weren’t interested. This was like an interrogation to get a false confession, except instead of signing a statement they had us sign our lives away.
When we showed up in the Poconos for our weekend, Glenda, if that’s even her real name, told us we didn’t actually own what they sold us in Orlando and it was actually only 3 months long and not a real deal. We should’ve gotten up and left right then and there because that is ridiculous, but she kept us there and bullied us until we signed back up for our original 30k points. This was in 2019 and she said we would not get billed for maintenance until 2021, another lie. Glenda even gave us her “personal number” but we’ve never gotten through to her or a callback. It’s probably not even a real number.
The more we look into this the more we see how Exploria cons everyone into it. We can’t get answers from anyone. Exploria owes us a lot of money and we want out of this contract. ASAP doesn’t even begin to cover it. We needed canceled the day we spoke to Glenda. Even the New York Attorney General told us Exploria refuses to make any kind of adjustments despite their attempts to mediate. How is it that Exploria, a corrupt company, can tell a government office to pound sand? We need our “contract” canceled and it needs to be canceled NOW.

To be clear, regardless of how our story started, we believe now that Club Exploria and Exploria Resorts, engaged in deeply deceptive sales practices, developed to steal money from young families like ours. Club Exploria invited us to stay at their property in Daytona Beach, Florida, with a required presentation. When we checked in, we found the accommodations to be right in line with “free”. Given that there was no obligation to purchase, we were pleasantly surprised, and the kids settled in.
The next day we went to the presentation, which left us with the impression that what Exploria had to offer was an exclusive travel club. They told us that there was an array of benefits, advantages, and opportunities for us to use if we invested in their product. When Covid-19 hit, we could not use any portion of these privileges, as we are Canadian, and the borders were closed. When we asked to suspend, postpone, or bank the usage, we were flatly denied. Still, like the rest of the world, we adjusted and tried to remain positive and hopeful.
As we have reflected on our experience, we are now convinced that we were plainly hustled and succumbed to pressure tactics to buy into a scam. 3 hours of high-pressure sales at the hands of 3 different crooked salespeople. Not only can we never book any stays, but we now have also realized that the same places that we are paying for, as exclusive to members, are available to the public at far lower prices. We have never had the opportunity to use the timeshare in the last three years. Allocating money that we should use for more pressing matters in our day-to-day struggle. Lies, lies, and more lies! Nothing good will come out of doing any level of business with this company.

Exploria Resorts is completely dishonest in practically all its business practices. Their sales team is shameful, blatantly lying during their sales presentations. We made the mistake of giving them our trust, now we are seemingly trapped in an expensive, worthless timeshare. We were told a plethora of lies that equate to outright fraud. Part of the pressure comes with comments like it is “Today Only Pricing” or “you would be crazy if you didn’t buy today”.
All the lies aside, the most despicable thing is coming down to this, they ignored disclosing the legal rescission period to us. We outlined, in writing that we wanted to cancel, and postmarked accurately within the appropriate time. Following our request, they did two things. First, they claimed they did not receive the letter; then they just treated it like it was never sent at all. So, we followed with another written letter demanding that they cancel the contract based on the other lies and omissions we discovered in ADDITION to the rescission letter.
They were happy to inform us that we are simply screwed, offering up 3rd party resale options that are NOT options unless we pay off the mortgage and pay for the resale service. This entire industry appears to be a dangerous financial landmine. I am a Teacher and my Husband is a veteran, we have worked hard and lived with integrity. We want justice for ourselves and anyone else that has fallen prey to Exploria Resorts. If this doesn’t get resolve quickly, the Attorney General will be hearing from us!

Unfortunately, my experience with buying a timeshare with Exploria has been like a nightmare. This nightmare was exacerbated by the high pressure exerted by the sellers and the false promises they made. Exploria vendors are storytellers. They lied to our faces about the availability of the properties and the quality of them. Also, They told us we could book at the Disney resorts. That ended up being false since I have entered the Exploria portal several times and I have never been able to make a reservation, much less with Disney.
On top of all, we were not informed about inflation and increased maintenance cost, or special additional charges. I was pressured and manipulated by these scammers and I am sorry I made an impulsive decision to purchase this timeshare. I highly recommend others to do their research before making a decision to buy and be alert to deceptive sales tactics.

My 19 year old sister and I (31) were persuaded to join in October 2022 and when I said persuaded I mean lied to. Everything that was told to us regarding how easy it is to use, to all of the places we can go to how good of an investment it could be and to how great of a deal it is m, was a lie. Since October I have called 17 times, half the time I can’t get anyone on the phone and I end up hanging up after waiting an hour. They have an option to get a callback and I never get a call back. I call them because I can’t get logged onto the website, I haven’t even been able to go on the website since October 2022. We haven’t been able to look up anything or even plan a vacay. I can get logged into Marketplace but it’s so confusing to use. We were told there’s a video showing how to use it, we have yet to see the video.
The last person I talked to they asked if I would like someone from higher up to call me, I said of course, that was a month ago. So after talking to multiple family members and friends, I was suggested to just take the L and put it in collections. Of course the only time I get a call is when it's that time of the month to pay them and not even 24 hours later they call because all they want is their money. I wish I wasn’t suffering from manic depressive episodes the time me and my sister went. I told them all about them and how I want a better life and they definitely took advantage of my mental health. If I could re-do anything in my life, it would decrease be to say No to Exploria, and that says a lot.

If you haven’t heard of Exploria Resorts, consider yourself lucky, we wish we never had. Exploria employees, simply lied to us at every turn. We were told it was a real estate investment, but it is not. We were not notified of our LEGAL rescission period as determined by state law. We were told there would be no maintenance fees, but there are "club dues" which equate to the same thing. We were shown luxury apartments and 3-bedroom villas, none of which are available to us. We were told that our points were exchangeable for car rentals and top tier properties around the world; just a pack of lies. This company is antiquated at best, and no one is looking to travel to their resorts.
For part of their marketing pitch they include that they have booking engines at the level of Airbnb and Expedia is a joke. We have never actually used our “membership”; 2 years later, there is nothing there worth our time to navigate. To make this worth anything, you must convert your ownership into RCI points which incurs an exchange fee, and we were told there were no exchange fees. If you like to travel, just book directly with the resort or on a REAL booking engine like Airbnb or Expedia. Exploria is useless. If their employees believe what they are saying, it is sad. If they don’t, they KNOW they are scamming people.

I am my sister's, Joanne **, financial advisor. I handle and pay all of her bills. In November, 2022, she received a statement from Blackwell Financial, that she was behind in her payments to Exploria Resorts for the amount of $2,48.03. I paid that outstanding debt and was advised to sell, or transfer the timeshare. Mr. George **, the representative at Blackwell was very helpful. He even supplied me with the contact information for the selling of the Timeshare. Today, I called the member service to discuss the sell, but was informed that my sister had to pay the maintenance fee for the new year. This cost was now $547.22, which I paid. I was told that I had to now contact another department. Nellie, the representative transferred me where I remained on hold for 40 minutes with no one answering the phone and the line finally disconnecting.
This company is a new scam and dishonest company. I am glad I am now able to see the nonsense that they have been doing. Someone needs to answer their phones and talk to their customers without asking for money. I attend on contacting an attorney to help resolve this issue, but I hope this company will resolve this issue before my lawyer gets involved.

My experience with Exploria has been nothing like what was promised. We purchased the timeshare in 2000 and this company has declined tremendously over the years. We were lied to and pressured into wasting a lot of money and time. This has been a huge financial burden and continues to be due to us being on a fixed income now. We are now unable to travel long distances because of our age, and we would be better off to no longer own a timeshare.
We have no desire to use the timeshare and do not want to waste any more money on this company. The "perks" were not true that initially sold us on this purchase, and we are not benefiting from it at all. The fees continue to rise even though we have the timeshare paid off, and it is a strain on our finances. Please help us by getting Exploria to cancel the timeshare ownership.

If you are on this website, you are probably very disappointed with Club Exploria. If you are thinking about purchasing - DON'T. Take it from many owners, biggest mistake by purchasing "Vacation Interest" from Club Exploria. Every year that we have been with this company, we have had problems. Of course, the problems only start after the 10 day cancelation period. Our reoccurring and biggest problem is they continually take points from our account. These "errors" have happened 22 times since 2014 and have been documented. After making reservations, we would notice more points would be taken from the account than what was required for the reservation. It would take hours and days to try and get this corrected.
At the beginning of 2022, though no reservation had been made, points were taken from our account. Even though we paid our owner and maintenance fees, our contracted allotted points were shorted. Excuse after excuse were given as why the points were taken from our account, but not once did they fix it. We even made a special trip to Summerbay to get this matter cleared up. We were only allowed to see a salesperson and they told us it couldn't be fixed, but we could spend another $25,000.00 to combined our contracts and buy more points. We were not allowed to see a manager, seems like managers don't want to be involved in problems.
We contacted the Florida General Attorney's office and 6 months later and only then, did Club Exploria give us our correct points back. They also felt they had to give us back points that were due to us back in 2020 from a problem we had with them back then. We have been told we can sell our "Vacation Interest", but we don't want to transfer or sell someone else a problematic product. We don't want to sell someone the lies, terrible customer service, lack of availability at their resorts and the very high yearly maintenance fees. Why does Club Exploria not stand behind what they sell? They have breached their contract with us, so they should refund what we have bought and cancel our contracts. This is an ongoing problem and others need to know what problems this company gives to their owners.

Regrettably, my wife and I got involved with Exploria and their timeshares. This has been an absolute nightmare. This company has two sides to it, one is the nice, professional & welcoming side that you see when they peddled their timeshares; and the other side is the vicious, predatory & sordid side you see when you’re already trapped into their scam. Their salespeople are masters of manipulation and deception.
They will lie to your face to make a sale and when it’s all said and done, they refer to the contract they make you sign under the intense pressure of their sales presentations. Exploria has ripping people off down to a science. In every step of the process with them, there have been serious misrepresentations. They purposely and dubiously rushed us through the lending information and some of the fees, they verbally told us we wouldn’t be responsible for. We were told by Eileen ** and her boss multiple damaging lies. We were told we could get out of our timeshare at any point and “without penalty”.
We wrote to the Executive VP to inform his office of the violations that took place during our purchase, and we received an egregious response denying everything. They washed their hands clean of any wrongdoing by pointing at the very contract their shady salespeople help execute. Exploria is not a company that has anyone’s best interest in mind. It’s a scam that is allowed to continue due to legal loopholes. I won’t allow them to continue holding my family hostage with this horrible timeshare. Let everyone know Exploria is acting fraudulently. They should be investigated.

I don’t recommend Exploria Resorts to anyone. We have been timeshare owners since 2001 and we have decided to want to cancel our membership. Obviously, we have had a bad experience leading up to this point or we wouldn’t want out so badly. These people will convince you to believe you are making an "investment” or try and pressure you into a contract with them only to find out they are nothing more than a bunch of liars! They reel you in telling you that you’re attending a short presentation that lasts hours of your time. They did inform us that we could sell this if our needs changed, but now we’re having a difficult time with them allowing us to walk away.
There have been issues trying to book the vacation stay, and the annual fees have gone up. They lack customer service because when we have tried calling no one seems to know how to pick up the phone! Something that we thought was so good turned out to be years full of headaches. This has truly been money down the drain, and we are exhausted. We just want some source of freedom without having to continue paying for something we no longer have interest in. I know that there is something that can be done about this, and we have tried giving them the time to make this right, but we most certainly will not stop until this gets situated.

We have been reaching out for assistance in helping void our contract with Exploria Resorts. We have made them aware of our decision as well as expressed our feelings with them but they are not listening to us. We are now leaving reviews where we can to warn others about what this company is like after you buy. It’s just becoming frustrating being bounced around with lack of communication or assistance with this matter. I just feel like this timeshare is not usable for myself and my family. We paid for our timeshare in full shortly after the purchase. We were excited for the traveling opportunities promised in the timeshare presentation.
When we tried to bring up our concerns at the owner's meeting, they just tried to sell us MORE. The time that we did utilize this we had to prepay maintenance fees for the next year to be able to use what we had for the trip plus add extra cash with it. I just don’t understand how any of this is suitable. It’s just not in our best interest to continue on with this extra strain.

In August of this year, I visited the Pocono Mountain Villas by Exploria Resorts, and I was coaxed into a gigantic scam! I refuse to continue paying hard earned money for a predatory contract that was based on LIES and MISREPRESENTATIONS! Kaaminie told me I was buying into an exclusive and private resort, but when I got home, I found you can rent these resorts online without being an owner. I asked about cancellation options and Kaaminie kept turning my questions back on me saying “why would anyone cancel, nobody ever cancels”. She NEVER disclosed I had a short window to cancel. I have made several phone calls, placed texts, and sent emails all in an attempt to cancel. I have never been provided the opportunity to speak with the “right” person and now I am past the deadline, and no one seems to care. If they would have been even remotely honest about this product, I would not have to write this review.

We originally purchased with Exploria at the Tree Tops resort in the Poconos. We were there on a stay and were never told that this required us to attend a sales presentation. We were told that in order to check out we had to attend but that it was only 1 hour. Instead, it was over 4 hours and was a high-pressure sales pitch full of lies. We asked if this was a timeshare presentation and they told us point blank that it was not. It was. They offered this membership on the guise that it was an investment opportunity, and we could sell it for a profit in the future. Not true, this timeshare has no resale value whatsoever.
We were shown a top tier villa which turned out to be nothing like the access we purchased. They never even disclosed the real cost or the loan terms which ended up being at an unbelievably high interest and very expensive. They also did not disclose the maintenance fee obligations and that they go up every year and never end! They also lied about free points banking, which we discovered later came with a hefty fee.
At a later date we were invited to an owner weekend and decided to go to get this resolved. The room they assigned us was a disaster. It was not cleaned, outdated, and the TV did not even work. There was no opportunity to resolve the nasty room assignment nor the fraud, instead it was another high-pressure sales presentation. We walked out. We were also told that we could stay at all-inclusive resort with no additional cost, just the points used for the reservations. What a surprise when we checked into an RCI Dominican Republic resort and were charged nearly $2,000 for the all-inclusive benefits of the stay! Do not do business with this company!

Club Exploria, LLC could not ascertain the exact length of your sales presentation as we are the successor declarant of Tree Tops and were not present at the time of your purchase in 2014. We would like to remind you that attendance at a sales presentation is completely voluntary. You state that you were told that your purchase was an investment. Per the acknowledged and signed purchase documents, it states "I understand that no person should purchase this vacation plan for investment and/or income from resale or rental." As far as the loan terms, they are included in the Retail Installment Contract which you signed under the section Federal Truth-in-Lending Disclosure Statement. It clearly illustrates the annual percentage rate, finance charge, amount financed, total number of payments and total sales price. In addition, it also provides details on the Cash Sale Price. Ms. Julia, you were provided with a seven-business day right to cancel this contract. We have no record of you contacting us to cancel within that seven-business day period. Respectfully, we must deny your request for cancellation, and you are still responsible for your financial obligations. PLEASE READ AND HEED THIS WARNING: Do not buy anything from Exploria Resorts. They will sell you a worthless, useless timeshare and not lose a wink of sleep over conning hardworking people. Over the last 20 years, our experiences have gone downhill more and more with every interaction. My husband and I were told during our most recent upgrade that this new purchase would result in no more booking fees, except they hid all the other odds and ends that came with even more fees. Plus, when the maintenance cost rises every year, it offsets anything else we’d be paying anyway. Every time we signed contracts, salespeople flew right by all the financial details. My guess is if people realized how much they were paying compared to the original price they were offered, they’d run away screaming, at least we would have if given the opportunity!

Poconos. In 2018, my friend and I went to the annual car show at Javits Center in New York. At one of the booths we were given gifts to stay at Fairways at Poconos Villas but had to attend a 90 minute presentation. We accepted the gifts. On October 13th 2018, we went to the Poconos where we attended the presentation. During the presentation, we were in a large group where pictures were shown. We were then separated. My friend and I was brought to a desk where a sales rep joined us. The sales rep was of Jamaican descent and I am while my friend is from Haitian so we felt at ease. The rep told us the timeshare was an investment and how she was able to pay her maintenance fee from money she received from the company when her condo was rented out. She told us about a platform called the marketplace where we would get cheaper air flight, hotel and car rental prices.
There was also a section on the platform where we could allow our family and friends to use with a code and we would get points for every dollar spent. This point could be used to pay for maintenance fee as well as put towards airplane tickets, hotel and car rental costs carried out on the platform. She also discuss how ownership rights would allow us to vacate at different properties in different countries in their program. They didn’t have such options in Jamaica but there was a lot of options in the rest of the Caribbean as well as across the globe. This sounded interested but We declined because we could not afford it. The sales rep went for her supervisor and she went back over what was said earlier. Then after declining again she went for her boss and after the persuading we accepted.
I visited the Poconos Villas after the signing to see what we had purchased but was not able to see it because of renovations. I went back after Club Exploria took over the contract and again I could not see the condo that we purchased. Instead a similar size condo was given to me to stay. The condo was outdated with outdated furnitures, striped painting, and the patio floor board lifting. Whenever we requested to use our week, the location we wanted would never be available. The cost to use the marketplace platform to book air tickets, hotel or car rental were more expensive than any other website. After a year we realized we were scammed. The presentation was misrepresented. It states that I owned a condo which I have never seen, used or benefitted from. We were paying a loan that we took from Club Exploria and obviously the only person/company that has been benefiting from this agreement is Club Exploria.
One of the worst part of it, is that Club Exploria is reporting the loan to the credit reporting agencies, which is negatively affecting my credit report. Club Exploria has used fraudulent misrepresentations, promises and high pressure sales tactics, which is illegal, to obtain a signed agreement which in turn would make the agreement void. I have made a complaint to the BBB agency and Club Exploria respond with a regenerated response..’we took over the contract from Summer Bay and we see where the agreement was been properly obtained and we’re not responsible for misrepresentation that was done during the presentation. I’ve contacted Club Exploria numerous times and keep getting the same response…’we can not terminate your timeshare’. Why are they still allowed to operate? Why aren’t there any help from these different consumer protection agencies?

I brought a timeshare 5 years ago which I was pressure to get. Lied to and know I'm paying all these fees. Can't use it. When you can use it you have to pay RCI so know I'm paying a 3rd party. Plus a extra maintenance fee. I don't want this scam. I should not be penalties with my credit . This was not in that 4 hour lying behind tour.

Exploria has been an extremely dishonest company that used deceptive techniques to sell us our timeshare. We were told the presentation would last one hour, but we were there for 7 LONG GRUELING HOURS? You would also think they would take a good chunk of those 7 hours to go over the contract, but the 32-page contract took about 15 minutes to sign. Totally rushing through it to avoid us reading the truth about timeshares and the financial obligations. For example, our children would not inherit the property once we pass, they would inherit the FINANCIAL RESPONSIBILITY. Their salespeople held us hostage and lied to us to get us to invest in this worthless timeshare. I am appalled at the lack of ethics on display at Exploria. Hopefully this helps to spread the word to STAY AWAY FROM EXPLORIA!!!

It's a great place if you like swimming in sinkholes. The entire area is prone to them: just google Orlando area and sinkholes. YOU ARE RISKING YOUR LIFE. I am sure they will tell you geo experts (they hired and paid) say it is safe, but then why so many occurrences in the area? There are several well documented, including Summer Bay. I will never return to Summer Bay, even though an owner there. And RCI is a ripoff, charging more, giving you less.

The owner unit we were assigned was way below expectations. I realize these are tough times with shorter staff related to COVID and that was quite obvious.. We came back during Easter week and I noticed then..it was worse this time and the resort was sold out.. They should've restricted the stay and blocked units that are outdated and needed to be fully redone.. We waisted our points and we weren't able to switch because it was sold out. I have already requested a refund. The beautiful warm weather made up for it..

Don’t fall for what they are selling at Exploria. They will tell you that the money you are spending is an investment, like real estate. What you are buying is air. It has no value…at least with air, you can breathe it. They said I could take multiple vacations, but I can only get 2 or 3 nights, and that’s only if I can get in. Availability is a nightmare, because when you go to book what you want, it’s not available! They told us we could convert the points into cash to pay our upkeep fees, but they completely misled us regarding the value of the points to cash conversion.
I understand there are upkeep fees, but theirs have increased by 25% over 5 years. If I budgeted my personal expenses like that, I’d go broke in no time! Get this, not only will I have to pay for this forever, but my kids will also have to take over the debt after we die! How can something as wonderful as vacations, turn into a huge boulder around our necks?? I’ll tell you how, it’s because Exploria cares more about making money than making their members happy. I hope they spend the money we’ve given them wisely, because they aren’t getting any more money from us!!

My husband has become extremely ill, He is in Stage 5 Kidney Failure, he recently had a heart attack and when I took him to the hospital they said he is now also in Acute Liver Failure, his time is limited. So we are trying to clean up his estate before he passes. This is the worst company, we have paid it off 100%, and they still won't take it back (at no charge) or let us just give it back to them. They are not cooperating at all. I have contacted many departments there at Summer Bay in Clermont Florida, but no one is willing to help, they referred me to a company that could sell it for me, which they wanted $599 up front. When I checked them out on the Better Business Bureau, many many consumers said they take your $599, and you never hear from them again, and that's who they want me to deal with. I need help, and I don't know where to turn. Can someone please help me.

This is the greatest mistake of my life. I'm currently talking to a lawyer to help get me out of it. You're never able to get customer care on phone. You're never able to book the holiday package you truly want. They claim there's nothing available but when you book as a new cash paying customer, everything is open and accessible. Of what use is a time share that non-owners get a better package than you? Even at a cheaper rate when all is considered. They'll tell you it's an investment during the pitch but throwing your money into the toilet & flushing it is a better investment. I truly regret ever agreeing. My sisters who bought also. My colleagues at work. We're all trying to get rid of it.

This company utilized the most horrific time that we all around the entire world to capitalize. During the pandemic although we are still in crisis they’ve use the opportunity to give an astronomical assessment fee. Nobody was traveling yet they’ve increased the annual fee. When trying to reach them, nobody responds… none of them care down to the salespeople. No consideration for what the entire world and people's families were and are still going through. Do not waste your time with them because they lie and make no attempt to resolve any situation. That assessment fee took care of them and their families while people struggled and are still struggling.

CLUB EXPLORIA invited us to a 3-night stay at one of their resorts in Florida at this open house event, but we were required to attend their open house tour in order to get this special promotion. As we attended this event, the salesmen immediately told us all the benefits that came with the Club Exploria membership. We were then introduced to a saleswoman who took us on another tour with her even though the salesmen just took us on one. Just like the salesman, she explained the benefits and how great of an investment this would be. She just repeated the tour and explanation of benefits causing our 90-minute open house to turn into a 5-hour NIGHTMARE!
After we declined the several offers that she made us, she then told us that she had a great deal for us and mentioned that the prices went down due to COVID-19. At this point there was no way of getting out of this sale and we ended up taking the deal which turned out to be a lie because we were charged more than what was said. Apparently, the “COVID-deal” was just made up on the spot to get us to buy. Club Exploria lacks honesty and uses high pressure sales tactic that no one should have to go through! If we knew all the details about the “ownership”, then we would have never made the purchase of this timeshare.

Our experience with Exploria dates to 2017. We unfortunately accepted an offer of a “free” stay in one of their resort villas in exchange for attending a 90 min presentation. When we arrived at the presentation, I was firm with them that we needed more time to make a decision, but the rep was insistent and kept bringing over her manager to put more pressure on us. We made attempts at leaving the presentation as we were well past 4hr into this 90min presentation & we were starving. It felt as though we were being held hostage.
We finally broke down and signed the papers. Our experience after that has not been any better as they lied about so many things. They lied about availability, said it would only increase in value, and that it would be a great investment for our children’s future. They failed to mention how much of a financial impact this would have on us long term as the yearly fees never stops increasing. It has been a nightmare!! Please be wary with Exploria and do not accept any offers to a presentation!!

I have owned week 30 every odd year, since 2004. I own my paid in full $9500 deeded document and pay $453-$478 every year for my one week stay only to be told since I did not book a year in the even year that I have to pay exchange fees. So on top of me paying $931 I have to pay RCI $124/year. When I remember to call to book, I be too early. By the time the even year comes I usually forget. Especially this July 2020 with the pandemic going on I truly forgot to call. In November I’m told I am too late for my paid in full and up to date in maintenance and real estate fees.
In 2019 every time I tried to book a vacation with RCI there was nothing available. So I skipped paying the $124 for that year. Now my new year is November 30, 2020 for 2021 and they want me to pay $248 for something I could not use in 2019 or 2020. What a rip off with Summer Bay Resort thru Exploria and RCI the exchange company they use. I have excellent credit of 830 and I’m 63 years old, but it may be ruined if I foreclose on these two companies that I’m getting no use out of.

We traveled as 9 family members. 3 young children, We LOVED the resort. Everything is walking distance. So much to do, paddle boats, jet skis, Tennis, mini golf, great pools, music and dancing, zip lining, great splash pad and slides for the kids (And adults). Great group activities, Game room with pool table. The most important thing to us, was the amazing friendliness of the staff. Could not be more satisfied with the staff.
Kathy (with Recreational Activities) was Beyond Awesome. She was so kind and helpful and terrific to our 7 year olds and 4 year old. Colton at the outdoor center gave us so much useful information and stepped aside to make us feel like he really wanted us to be aware of everything Great!! And Pam, a resort transportation driver, was always there when our family needed a ride. Always attentive to seeing the 9 of us walking and taking a second to offer a ride. We just Loved everyone and are thankful for such a family oriented resort.

The absolute biggest financial mistake of my life. Entire organization is full of lies. I was scammed into buying it, scammed into using it, scammed over maintenance fees, scammed trying to get out of it. It has brought me more stress in my life than I could ask for. To top it off, I called to ask them to waive the 47 dollar late fee associated with my newly increased maintenance fee that was raised without my knowledge by $130.00 in 2020. I asked this because of the COVID-19 health crisis, and the fact that I have yet to use the timeshare ONCE in the 5 years of owning it. "Sorry there is nothing we can do" is the answer I got. EVIL EVIL EVIL ORGANIZATION. PLEASE STAY AWAY.

I have been a happy satisfied owner of Summer Bay since 2006. That was before EXPLORIA bought it!! Always loved going there and enjoyed it so much with my family. Since EXPLORIA it’s not the same. The people working there are not customer friendly. They won’t help you or try to work with you if you have any problems. It’s like hitting brick walls. They repeat the same reply over & over “sorry I can’t help you with that!" Be very wary of these scam artists... especially the ones in member services. & stay as far away from the clueless idiots in the sales dept. Everything they tell you about their EXPLORIA vacation club is LIES.. So if their mouths are moving it’s all LIES & Bullcrap????

Stay far away from this company. There was a mix up with our reservation (system booked two nights when we had booked one online) and was told there was a two night minimum. We told them we couldn’t stay an extra night. The agent was apologetic and said he would just cancel our reservation so we could stay elsewhere and THERE WOULD BE NO CHARGE. A few days later they charged me for a night when we didn’t stay in their resort at all. Their email communications with me have been pathetic at best with no offer of a resolution and they eventually said since this was a “no show” we would not be refunded. This was not a no show and I can’t believe they would not stand by what their agent told us. Not reputable at all, no honesty in their business practice. Better off elsewhere!

At the end you prefer to say I lost all my money but I get my peace back. Then they transfer you to gocrv where they have the worst customer service. Good morning. Good afternoon. My name is Alonzo. I bought a package from Resortdaddy.com. Daddy guaranteed me that I was going to be at Summer Bay Resort from June 13th through June 16th. I got to Orlando. Was booked at Maingate Lakeside which is a Transit hotel. It is a crackhead hotel. It is nasty. I called back the next day to get out of my package deal. They told me that I was unable to get out of my package deal so I am holding Summer Bay Resort as well as resortdaddy.com false advertisement with the clients. You have me paying a resort fee and in a minute of the Ford Transit Hotel. It was the worst the hotel. Was leaking. It had dog hairs everywhere. It had believed this was the worst vacation ever. Resort Daddy and some of them are being sued. Please no one book through there at all.

We are from Australia. We had been to Summer Bay Resorts in the month of September 2017 as we were offered 3 days complement stay in Orlando-FL. We were quite convinced that after attending their timeshare seminar that we will buy a basic package. Well, we were told that we can able use their EXPOs for flights, Cruise, Holidays throughout the world. OMG after paying $22,000 plus nearly $1000 a year maintenance fees, we decided to book flights and Resort stay. Well we couldn't as we were told by the member services that we do not have enough points. 1 EXPOs = 10 USD. We were given only 480 Expos for 2 years which is not enough to book a single person flight. Absolutely ridiculous. SALES PERSON HAS NO CLUE HOW THE EXPOS WORK. We have been conned, misled.
Well, They the members services informed after contacting them several times that we can able use our Expos in RCI Timeshare. Due to family circumstances we couldn't able to go for any holidays for a year. In the month of Nov 2018, I received a call from Justin ** a con artist salesman that he will help me book holidays and that there is a special upgrade campaign going on right now and he said we are eligible as we are a existing customers and we can able to get 490 Expos per year. He also assured that he is going to personally book our family stay in one of the timeshares in UK (we booked our flights through our local travel agent). He also assured that he will look after us in future bookings. I used to get around 2 calls from him every day until nearly 2 months.
Finally we decided to join the upgrade and he sent us the contract to sign and also organized finance arrangement for nearly $23,000 and maintenance fees of $1600 per year which can be paid from the Expos. He also assured that he is going to book holidays to UK for 8 people keeping this as the assurance. I trusted him and I signed the documents in good faith. I did not read properly as it was 38 pages moreover we were away in the month of December 2018. Once I signed the contract and posted back to them afterwards no sign, No email, No phone call. I did email Justin ** in the month of February 2019 to get confirmation of our hotel bookings for UK trip as we were heading in the Month of June 2019. Now that he gave me a shock that I should contact member services for booking. He said he has no access to reservations to book holidays. Oh my God!
I was so angry and disappointed. I tried to contact member services and they informed that the Expos have to be converted to Reward credits and we need to do 6-8 months prior to travel dates. Well, we were betrayed, absolutely disgusted. We were misled and deceived by Justin. I had no option but to cancel our flight tickets which costed me $1600 cancellation fees, Monthly $380 for upgrade plus maintenance fees which is $2200 per year. We were deceived that maintenance fees is only $1600 per year and that can be paid by using Expos.
Now it is $2200 which I cannot afford. We tried to contact customer service to lodge a formal complaint, but no one is interested to listen to us. I finally got some managers email, JASON ** and JEREMY. But they were least bothered. THERE IS NO ONE TO TAKE CUSTOMER COMPLAINTS. NO ONE CARES ABOUT ANYONE IN CLUB EXPLORIA. "I have lost flight cancellation fees - $ 1600.00. Initial payment when joined in Sept 2017 - $22000.00. Upgrade monthly payment $380 per month - $23000.00. Maintenance fees every year - $ 2200.00". Is it worth the money? Not enjoyed any holidays. Losing so much money? I am broke. These people have destroyed my life and family. No one is there to help here. Please do not join Club Exploria.

Back in 2003, I was offered a 3 day/ 2 night stay in Orlando at Summer Bay Resort, located only 6 miles from Walt Disney World, with no obligation but to attend a short presentation about the resort. All for a small fee. Having never travelled to Florida, I thought this was a great opportunity to make the trip, which I did in March 2004. First given a long walking tour of the resort and shown different layouts available, I was last shown the ultimate 4 bedroom suite. From there, I was brought to a large open office area with a number of roundtables throughout the room and others returning from the same tour or already in discussions.
A sales representative was then introduced to me and gave me an offer that was extremely high. I said “no, I definitely cannot afford it”. He then began talking about how the timeshare is a great investment as it is property, a great financial decision for myself and, in the future, my family. Also, that this was the “best time” to purchase as the seller was very motivated. The sales rep kept coming back with lower prices and I continued to express I could not possibly invest, not only due to the initial cost but that travelling to Florida on a “yearly” basis was not something I felt I could do.
The points option was offered that would allow me to travel “all over the world, including Canada”, utilizing the point value of my investment, with the option to carry over points and experience grander vacations at 100s of resorts. I was also told how I could easily rent the timeshare and this income would cover any maintenance fees and taxes. Still hesitant, the big guns arrived, the Sales Manager.
I was extremely skeptical and asked about selling the property in the future. He told me that wouldn’t be a problem, that they were selling this timeshare for another owner wanting to upgrade. I was told that they would help sell for me if I ever decided too as they were selling to me from another owner. I was given a final offer and told I had to decide right then. If I decided not to purchase, I was required to attend another presentation at another of their resorts the next day. If I purchased right then, I would be able to just enjoy Florida for the rest of my stay.
After approximately 4 hours, I made the biggest mistake ever, I purchased. I was enrolled in the RCI points program also and told my yearly expenses would only be $451.34 per year in maintenance fees, estimated property taxes of $43.86 per year, plus the yearly membership to RCI of $99. Much less than the cost a vacation!! I was then ushered off to a hotel in Daytona so I then had to drive from Orlando to Daytona. I wasn’t even given “my timeshare” for the remainder of my stay and was then miles from Disney World.
After realizing I made this mistake, I contacted the sales department at Summer Bay, including while still in Florida, multiple times and was told they do not sell for owners!! They provided no direction whatsoever. When I told them what I had been told, there was no concern at all, just a flat out, "Sorry about your luck." I was shocked and stuck in a financial situation I could not find any help to get out of.
After a few years of not having any luck renting the timeshare and looking for options to sell, in my desperation, I was taken advantage of by a company that said they would sell for me. They just took my money and laughed at me when confronted. Bold out confessed! Again, I could find no way to recoup that loss and still responsible for timeshare fees. Once bitten, twice shy, I just carried and paid for this huge burden for so many years. It is ever blackening and I cringe thinking of the burden, not investment, upon my family. They do not deserve to carry this.
For many years now, I have struggled to pay the fees so my credit is not affected and to avoid the extremely high late fees charged if I’m late with my payment. I have not seen any gain from this alleged investment, only loss. The resort has changed and is now Exploria Resorts? And RCI has changed since my purchase and the fees are ridiculous. I have long since cancelled RCI.
To date, it has been 13 years of financial strain, stress, agony and grief because I was lied to for the profit of others. I now have a family and we do not travel, it is financially not possible. I have never been back to Florida or travelled outside of Canada since this purchase in 2004. The initial purchase plus the 16.9% interest charged for financing, cost $17,308.16 US. I can only imagine the Canadian $$ value at this point. About 2007/2008, I was on hard times and was late with payments. The fees were ridiculous. I paid these fees. The original purchase has been paid in full, which is more than the above amount noted when including the late fees.
The maintenance fees and property taxes have steadily increased and in 2016 were approximately $1000 (with exchange, this was $1206.75 Canadian dollars). Basically, doubled from 2004. This equates to an approximate amount of $10 000 US in fees? Over the 13 years and counting. I am desperate to be released from this timeshare.

My partner purchased a holiday about 5 years ago. Paid nz$2000 to have time at summer bay in Orlando. Time at Daytona beach, a cruise to the Bahamas, and some time in Costa Rica and a rental car. We got pretty excited about it and started planning our trip. Unfortunately my partner got made redundant and our circumstances changed dramatically. Exploria were awesome and gave us extra time to use our "holiday". In the end we decided we wouldn't be able to use the holiday at all so I asked for a refund of at least some of our holiday. Of course the answer was no. We decided that we would just have to take the loss and move on.
Suddenly last week we got a call from Exploria offering us reinstatement of our holiday with some extras!!! It would only cost us nz$500 to get everything back. Again we got excited and although our financial position isn't great we seriously need a break and seeing they gave us until 2020 to use it we paid the money. Yesterday I decided to search summer bay resort and was horrified to read all the terrible reviews about the deal we purchased. We decided to contact the number we had been given by the "lovely" Natasha from Exploria and tell her we wanted our money back.
Surprise surprise the number doesn't go anywhere. So we emailed her and so far no reply. We called our bank and canceled our credit card in case they take more money from us and we have lodged a complaint with the fraud department at our bank to try and get our money back. Please please please DO NOT take up any offer that has anything to do with Summer Bay Resort or Exploria. Not worth the stress. It's just an outright SCAM!!!

I bought the package in March 2017. On the package it asked you to book 60 days prior to ensure you got the dates you wanted. But when I tried to book for December in August, I was told it cannot fulfill the agreement. They refuse to refund me the money though. Instead they offer to extend the deal to the December in 2018.
So I went ahead to book my holidays in December 2018. The communication and service department is poor. I need to call many times to get someone on the line. I am guessing there is only one lady there and the different time zone doesn't help. Anyway, when my reservation is booked, I find out that of the deal on my package is not there. When I ask about this, the lady at reservation ask me to call the VIP centre, then I was told that they cannot fulfill this deal because some disagreement. Again I asked them to refund me the money as they cannot fulfill the agreement. I was told that there is no way for a refund, but I can get a saving balance credit of $1000 at 1800go.com. Please note this is not a real credit. It is a fishy way to make you think you can save 1000 but it is not.
Then I realised that I am staying at the Crown Club Hotel (Crown Hotel Inn) for the package. This is a 2 star inn. I was under the impression I am staying at Summer Bay Orlando by Exploria Resorts. Their name has been on the first and second page of my package. When I ask them about it, I was told that on the 3rd page, it actually says Crown Club Inn. If I really want Summer Bay Orlando, I need to pay extra. There is no way I am going to pay these people any extra money. I have learned the lesson. I guess you really need to read these package as a legal document to avoid been scammed. Anyway, has anyone had the same experience as me? Can I raise a formal complaint through any agency to get my money back?

We got a good deal on a condo for the week. When we got there, they offered $100 for us to go to a sales presentation. I did not like the pressure that they we were putting on us and left with the kids. I looked up Summer Bay Resorts and saw nothing but bad reviews. I mentioned this to an employee in the parking lot who was a timeshare salesperson. She said that she is very impressed with her company and the timeshares that they offer.
I walked away from my vehicle and she was just walking around the parking lot. A few minutes later she told me that I left my door open on my vehicle. I went to check but the doors were not open. However, I did notice that someone keyed both doors on my vehicle. When I looked for her, she was nowhere to be seen. I did not report this to the facility because I was afraid that they may turn this incident around and say that I was being disruptive and kick us out of the facility, based on others experience here. Fortunately, they still came clean with the $100 which will be used to repair our vehicle.
Floors of the condo was so dirty that we had to wear shoes inside otherwise our feet would be filthy in a matter of minutes. The sofa bed was broke and bent. Maintenance got it to work but did not fix it. They said there is an order on it. The shower/tub temperature control worked in reverse. Someone must have installed the pipes in reverse (no big deal though). Everything else worked just fine, however. The splash park is not heated, so do not expect to use it on cool days. If you get a good deal on this facility, do not go to the presentation. You will be better off. The stress of the presentation and the damage that was done to my vehicle was definitely not worth it.

Stay away from this place. It's staffed with a bunch of crooks and salesmen who only care about selling you timeshare and upgrades. It doesn't matter how many times you say no, they will jam calculators in your face and say, "Look at how much you can save!" Well we sure didn't save anything -- not even when using their room safe to lock our money. It mysteriously vanished and the "security guard" will claim he checked high and low but found nothing (because he's the one that stole it). Read the reviews of other victims and protect yourself from these thieves. Don't step foot on this resort.

Excuse, excuse, excuse why I cannot book a 3 days vacation even though I have paid them thousands of dollars. Since I allowed these con men to live good lives with my money while I work so hard every day to make it, they collect all our monies and they buy private islands and jets and spend their days and nights in yachts. They will sell you the world, but remember, you will be unable to use it (rooms already booked), they will charge you fees (on top of what you already paid -thousands of dollars), yearly maintenance fees continue to grow, and I could go on and on.
Remember, you are just giving someone money to rent your ownership and they make a profit. You are paying them maintenance fees to keep the property up. You are literally renting a space (that you can never use) and they profit! You are paying someone to use your space, it should be they are paying you, right! If you get one vacation out of the deal in 10 years, you will be lucky! Nothing is free in this timeshare scam world. You are better off to book a hotel, at least you will be getting what you paid for. You get nothing! I mean nothing! BEWARE.

Complete scam, these people conned my retired parents into accepting this vacation package, without offering terms and conditions to read through beforehand. The money was taken off their credit card immediately, and they do not offer refunds. Beware of this scam, I feel sorry for all of the other less fortunate people who have been tricked into this timeshare **. Staff on the phone refuse to refund the money, they swear and were yelling at my parents. Completely unprofessional.

Hello I am Ahmed ** bronze member which I confess that I had the worst experience of my life in dealing with the workers of these departments which made me feel mistreated. According to them they have no knowledge of what promises the sales department and what, that they can do in the finance department. What I understand is that they cheated and robbed me from the beginning where I was promised a cruise for 4 people which was only for two and with another company, they promised a special offer for 10 of my relatives or friends which never existed, we are in paying the maintenance month to month which is not true and I must pay it in a single payment, it is sad the way in which they give solution to the problems since they do not solve anything and humiliating their customers, my advice is to never buy a timeshare with this resort.

It looks so great, so incredibly fantastic. You get a sudden pop-up telling you have won a $3000 worth of travel spree; cruise, car rentals, and resorts included. And amazingly you can call a local number, for me a no. here in Norway, which was immediately transferred though, and after some waiting time picked up by a girl named Peggy. Said she was in Orlando, watching fireworks outside. Yeah right! What a well rigged scam! She leads you through all they will give you for free: 7 days at Summer Bay Resort, 4 days at Daytona Beach, a Caribbean cruise and more, at a total worth of 3000 USD, then she reveals a page she calls Itinerary, which also includes Costa Rica! But the total has now grown to 3898 USD, showing that you have to pay a balance of 898 US dollars, and without any warning you are transferred, to another department it seems. A rude male voice appears, saying Peggy could not find my transaction no. so he should help me.
She had not mentioned any issue with any number of course, this was just a distraction, and the rude guy continued on how happy I should be since Xmas is coming up, and wasn't everything fantastic, they giving me all these gifts for only 898 US. Then I told the guy, even before he started to ask for my card details, as I knew he would do, that I'm about to ruin his day since this was nothing but a scam. Then he started yelling and screaming and that nothing could ruin his day! Ok, I said and hung up on him.
Be aware of this well documented, precisely edited and well rehearsed conning plot. If you pay, you will only see the rear end of these notes flying into oblivion. You may end up traveling, but you will be loaded with taxes, fees, and surcharges at every point and every location. I really hope these people end up getting caught. I called back btw and presented me as an attorney at the Norwegian state prosecuting office, and the girl could not close the call fast enough! Good fun! But do not fall for this scam.

I am upset with myself for falling for the scam. Many expenses were not explained verbally. The resort fees were supposed to be $14 per day, but miraculously rose to $20 per day. The airport was in Orlando, the Welcome Center was in Clermont and the resort was in Kissimmee. Approximately $150 in cab fare later, I reached the resort. These people are scammers and moral criminals ripping off people that work hard for their money. They also tell you that there is a salary minimum and a family composition requirement. They bypassed that to get me to sign up. Karma is waiting.

I initially saw this ad on facebook and expected it to be bogus. However after calling, I was offered a 5day/4night all inclusive trip to Costa Rica for $599. I was also given a 5day/4night in Orlando, 3 days/2night in South Florida, 3day/2night in Daytona, and 3day/2night in the Bahamas. We combined the Orlando and Daytona trip together for our honeymoon which worked out fine. The hotels were nice and the presentation was manageable. Now I was initially told I had a year to use my package, but I told them I was active duty and on sea rotation so it would be really hard to use all the packages in a year, so they said I had 18 months to use it. However when I called in around 14 months later to make a reservation they proceeded to tell me my package had expired.
It's really frustrating because I intentionally wrote down customer service rep names just to make sure. I told the agent that's not what I was told, so she said if I went on and booked the Costa Rica trip and paid the reservation fee $149/per person it would extend my other packages for a year. So I gave her the window. I was available to go to Costa Rica and she booked me for July 21st thru the 25th, took my payment and said the resort would contact me within 2wks. I thought everything was fine. NOW the trip is next month so I am ready to buy plane tickets, but I haven't heard anything back so I called them back yesterday and she immediately said well do you have any other alternate dates. I said no because you told me those dates were available. She put me on hold for 20 mins then came back to say she would call me back.
Needless to say I've called all 3 different 3's over 20 times and no one is answering. At this point i'm ready to get my money back!!! The $599 for the Costa Rica trip and the $300 I paid for the reservation booking fee. They are unprofessional and it looks like I won't be going to Costa Rica, or the Bahamas or Florida. BE AWARE! Do not waste your time! It sounds nice, but you'll be jumping through hoops for months trying to even book the trips!

Bought a package over the phone after swindling down to a very fair price. As a former RCI condo owner I knew they would try to get me to buy but I really just wanted the vacation. I called to make reservations and they aren't making reservations currently. Very rude manager on the phone. I can't wait to get here one day and sit through the 90-minute tour so I can tell them just what I think.

Like a number of other reviewers, I, out of curiosity called the local (Sydney Aust) number advertised on a pop-up that said I was the lucky recipient of a Walt Disney holiday receiving $3000 discount. The number transferred to the US - Summer Bay Resort I was told. The lady went through all the "wonderful" benefits of the holiday which included accommodation, car hire, cruise etc and was valid for 18mth, for 4 people at a cost of $898 to me. I expressed my concern at this being a scam at which time I was transferred to "Kevin **" the reservation manager (he told me).
His tactics to try to get my credit card details were to be extremely rude and intimidating. I told him not to try to bully me at which point he told me that life was all about making decisions and I needed to make a decision now. I told him that this conversation needed to be terminated as he continued to berate me. When he realized his high-pressure tactics were not working he hung up abruptly. If anything, he was what convinced me not to proceed with the purchase. His lack of professionalism only reinforced my reason for suspicion that this "deal" was too good to be true. I think anyone who gets caught, would have an extremely difficult time in getting out of buying into their timeshare.

They lied from about the places I could stay, about only needing to use my points and no hidden fees. I have been strung along for 2 months now with false promises and now I am stuck. Do not purchase anything through Exploria at Summer Bay Resorts. We planned a birthday getaway only to have to sit through 5 hours of having the high pressure sale. Now I have been trying to contact someone, anyone. When I do get someone like Pam who has no last name nor an ID number to reference them, they tell me that Summer Bay no longer handles these. Why were we not contacted about a big change? She doesn't know, she's not affiliated with that part. Who is? "I don't know. But you can sell it on your own" Not once was I ever late on a payment yet when we signed the paperwork, Fonzie ** who is the QA Officer there told us if we decide to sell then to contact them and they can take care of it. I have been dealing with all the runaround and transfers since July 2015. Do not buy from this company, they are a rip-off.

Like others, I opened a pop-up advising I had won a holiday valued at $3,000. Spoke to a chain of telephone consultants, including one who advised they required a deposit of US $1,000 ($1,252 Aust). I balked at paying anything &, as my husband was not at home to consult, I asked about a cooling off period. I was advised a cooling off period applied applicable to legislation in Australia. I knew this to be five working days. I therefore went ahead and paid. Three days later, after checking flights to the States & consultation with my husband, I phoned the company to cancel my booking. I was subjected to further pressure to maintain the booking. They would find cheaper flights but was advised there was no cooling off period & whoever had told me that would be sacked. I asked to speak to a manager. The manager confirmed there was no cooling off period & the staff member who had told me this would be reprimanded.
He asked for a recording of the conversation with that person. I replied that it is illegal in Australia to record such conversations without the consent of the other person, & I was not in the habit of recording conversations. He advised they had recorded the conversation of me agreeing to pay the money (I was not informed of any recording at the time), but admitted they had not recorded any conversation prior to that. How convenient of them! I continued to demand a full refund. After some time the manager agreed to make a part refund & that was the best he could do, but offered a similar trip to any destination of my choice where the company had timeshare resorts in the Pacific Ocean, for the balance. He advised I would receive a voucher in the mail within a few weeks. Well, the voucher arrived BUT requested a further US $1,000, but was merely an offer to book further accommodation!
On top of that, the voucher stated there was a cooling off period of 30 days! However, it also had so many disclaimers that I did not feel confident in dealing with this dishonest company. I am so disgusted that I will not pay them any further money, & intend making a formal complaint to the US consumer authorities for a refund of the balance on my money.

Opened up. A message up popped you have won $3000.00 holiday Spree. Sunshine Holidays ring within 4 min. They were very smooth and professional. Passed from c/s to manager to credit. 6 nights at Summer Bay Resort then got conned into other packages: a cruise, East Coast Central Florida Beach, 1 week's car rental, and a Bonus Costa Rica. I didn't have the credit amount available ($1258 Australian) so they took $350 American, about $494 Australian. My bank advise me to shut down my account so they couldn't take any more. These immoral people have got to be stopped.

It was a timeshare resort package. The cost for this package was suppose to be $398.00, fortunately Visa called and questioned the charges as there were three in a row, one for $198, one for $298 and another for $398. I called to cancelled and another representative gave me some story about their computer going out and that was why I was charged 3 times. He reiterated the package that I agreed to so I continue with the $398 purchase. This was to be a package that allow me 18 months to travel.
When I received the confirmation it was only good for 12 month, not 18 which would have not worked for me. Also that participants from several Florida counties would not qualify to participate in this offer even though he knew that I would be moving to Florida in a couple of months. I called Visa to cancel after I received the confirmation that they sent. The notice of cancellation required a signed copy of cancellation notice to be received within three business days. I ended up paying $20 to overnight my cancellation notice to them. I was able to get a refund from credit card.

What an absolute waste. This is one of the biggest scams I have ever seen. My parents bought a timeshare house back in 1999, paid $20,000 to use one week every year in January. The maintenance fees were $440, now they are over $1200. They are in their mid to late 80's and don't travel anymore. I have tried to talk to Summer Bay about options with the timeshare and you can't get anybody competent on the phone, that's if you can even get through to talk to anybody.
My parents have deposited their unused weeks with RCI and that's another joke. All you get is more fees and nothing in return. You can't even sell the timeshare for 25% of what you pay for it, therefore you're stuck like my parents are paying maintenance fees and assessment fees for the rest of their lives for something they will never use again. I have found the people at Summer Bay rude and uninformed about their own property. In the end you would save much more money just picking out a week every year and paying out of pocket as if you were staying at a hotel.

Like everyone here, I was there. Got the heavy sales pitch and bought it. I did some research on the Exploria Resorts website, and it seems that the exchange rate is quite clear: 100 reward credits are equal approximately $1. you can check for yourself, just run a search for several random deals and switch between "Money" and "Reward Credits", it's quite consistent.
I was promise 65,000 reward credits every even year, it means I get about $650 per year in purchasing power on the website. But when I tried to move them to the "marketplace" using the VOICE system it didn't work. The real problem is they want me to pay around the same amount in real Dollars every even year just for maintenance and membership, all that besides the regular monthly mortgage.
What the salesman told me, and that is why I agreed to sign the deal, is that the whole idea is that after I finish paying the mortgage (after 11 years) I still get reward credits every even year for the rest of my life and that's why the whole deal makes sense. He also promised that the 65,000 reward credits are worth much more than my annual fees. But it seems like all the credits I will get are actually being offset by the maintenance and membership fees so at the end I just lose the mortgage and get nothing in return, since I could just use the same amount of dollars to purchase directly wherever I want, without going through you and this whole process!
In addition, he promised me that my payments will be reported to the Credit bureaus on a monthly basis, and thus increase my credit score, and that is one of the main reason I agreed to sign the contract. But obviously he lied to me on this one as well. The only reason I still don't ask to cancel the deal and get my money back, is that I hope - really really hope - that there is something here I am missing. Did I miss anything? Please advise.

Summer Bay Resort in Clermont, Florida is engaging in immoral, unfair and probably illegal business practices. I bought a timeshare about 6 years ago and had to pay besides the mortgage, a yearly fee for assessments and another for their Crown market place to shop for high priced vacations. This fee also included the RCI Platinum membership. Last year I had a vacation at Summer Bay and they tried to sell me the new gimmick of upgrading to a new scam. I said "No thanks" but by year's end they sent me a notification that I could only use the regular RCI membership and if I tried to upgrade the membership to Platinum through RCI they will not transfer my points.
This is discrimination between the different membership, one group can upgrade their timeshare and get RCI platinum and the other is not allowed to buy RCI platinum or upgrade to RCI Platinum with RCI with the threat of losing our points if we do so. This is not what we agreed to and I wish someone would file a class action suit against Exploria Resorts for shady business practices. All buyers beware this is not what they are selling you!!!

PLEASE DO NOT BUY THIS TIMESHARE!!! It sounds great at the presentation, that's their job. But NONE of what the salesperson says is true. And once you are in it they will NOT let you out of it. I'm now stuck trying to sell the one we bought and that is another headache. I purchased at Summer Bay and I can't even go there for a discount and it is my home resort. My cousin has Silverleaf and at least she can go to her home resort for $49 a night. I'm so frustrated with this resort. We actually bought the timeshare to use it, so as soon as I got my login info I started to search for somewhere to go but EVERYWHERE is overpriced and FULLY booked. I do not understand how stupid we were to buy this crap, it should be illegal for them to promise us all these things but not come through on any of it. Have any of these timeshares been sued before? Let's get together and do something about these lies that they tell!!!

The Summer Bay scam in Florida sounded too good to be true. As I am new at the computer I didn't know if I should look at this mail that was annoying me at the time as I was looking at something else. The staff sounded professional and gave me a number to obtain my trip to Florida. All I had to do was to pay $898. They didn't ask for my credit card as she said I didn't sound too excited. I told her my daughter investigates everything and gave my daughter the website they put me on but she couldn't get through. I think it's cruel what they do to others. They wouldn't like it done to themselves. Who needs people like that.

Very polished presentation on the computer and phone techniques. They must be well-trained or have it all on a computer screen. Very polite when describing the holiday details. They say they are affiliated with Disney world as they use its logo. If this is so, Disney should be ashamed of themselves or sue the ** off this mob. What a bunch of scammers. I don't know how these bunch sleep at night and they are Americans scamming in their own backyard. What a disgrace, they have no morals whatsoever.
You are handed over to a manager who says they will answer all your questions then comes the credit card request. Well don't give it to them. There are much better and reputable deals you can obtain. If it sounds cheap, you're right, it's as cheap as the people who are involved in this shonky scam. SEEMS THIS MOB HAVE BEEN DOING IT FOR YEARS. Don't the yanks have any balls and close down this so called resort. WHAT A JOKE, IT MAKES THEM LOOK LIKE IDIOTS!

The computer I had a flashing screen advising if I rang in 4 minutes I would win a vacation to the value of three thousand dollars. It sounded great so I rang the number and a lady milly ** answered and continued on congratulating me and after long explanations out came the wanting of my credit card information. When I was reluctant to give those details she put me through to another lady posing as a manager and she again pressured me to give payment of about $1200 NZ cash towards a fantastic holiday with my credit. I advised I wasn't going to give those details over the phone. She really started to pressure me again to release details that mastercard credit companies wouldn't advertise their logo if this was a scam in regards to my credit card details..then looked on consumer complaints and other people who experienced and got ripped off...I was on to it and hung. Other people might not be so lucky.

Summer Bay Resorts continue to target unsuspecting Australians. My experience in November 2014 is identical to that reported in June. I too was pressured into supplying information and credit details and not given the opportunity to check the credentials of the company. I have been promised 6 nights in Orlando Florida, 7 days car rental, 3 nights Daytona Beach, 2 nights Bahamas Cruise and 4 nights at Guanacaste, Costa Rica. All this can be mine for $898 if I agree to participate in 90-minute timeshare presentation PLUS $199 per person "departure fee" for Bahamas cruise, PLUS $250 booking fee for Costa Rica PLUS $300 for meals & room service. I was quoted $1386 AUD but have been debited almost $1500AUD. I too, like others did not receive a receipt. (A phone inquiry led me to click on yet another link to view a receipt of sorts which shows payment as pending. Assurances that they would also email all paperwork were followed through.) After finally completing my consultation with several polite but overly persuasive people, I was left shaking and wondering what I had gotten myself into?
A brief look online quickly brought up poor reviews about shoddy accommodation, misleading information - the Bahamas cruise is a 4 hour trip to Fort Lauderdale. People arrive at resort to find they have been booked at an entirely different "overflow" location etcetera. Immediate contact with my bank showed the payment had already been processed. I am leaving it in the hands of my bank to sort out the return of my money as I see from other's experience that no satisfaction will be gained by attempting to obtain a refund from Summer Bay Resorts.

They show you fancy pictures and videos only to lead you to the property but when you get there it's not what you expected and they refused to make amends for it. While the agents are very courteous at the front desk management, stays behind a door in case you need to make a complaint and they send the people at the front desk out like messengers only to deliver the bad news rather than facing you upfront. After asking numerous times about a whirlpool or Jacuzzi type bath tub in the room they told me over and over again all of the rooms had it however when I arrived I was given a rusty oval bathtub with no jets in it and they refuse to move me into what I was told was a standard amenity. The claim that they were sold out get the parking lots work and there were few people coming in Pittsburgh. The apartment that I stay in next door was thinking as well as the next door and next door and so on and so on yet they still refuse to move which is very shady business practices and extremely unprofessional. I was so turned off by the ordeal, I left two days earlier than I was supposed to leave and let them have the money as I had no choice.
I know I overpaid and the management basically had this ‘take it or leave it’ attitude, you have to be an honor to get somewhat some sort of respect. It left me in a sour mood before I left and I refuse to go to the front office. When I went to the business presentation the conversation was recorded and then listen to I guess more than one conversation where they said that they couldn't find anything that was promised to me. I had to inform them that it was not about promises that was made to me, it was about amenities that I specifically asked for and was told that they had and I had specifically asked for those amenities for my suite. It's different strokes for different folks. Use them if you want to, however keep in mind that you may not get what you ask for but you will receive an abundance of non cooperation and rudeness from the management. Be careful what you ask for because you just may not get it. I'm a timeshare owner with the Sheraton and this is what I get for wanting to try something new.

Well, you already know most of the story. It was pure coincidence that I have been speaking with a Travel Agent only minutes before, when I received a Popup ad on eBay. Being curious, I thought I would call the local number and find out more. The phone Staff were very polished and I can understand how people would be taken in. The deal all sounded to good to be true. I immediately suspected that they were a Timeshare organization offering a so called discount off their normal package price. Oh and wasn't I the lucky one. I received their very best offer, $3,000 off etc etc. Would your Family love to do this and that etc. They know you want to give your family a great holiday and spend some quality time with them etc. It's all an incentive to get you hooked into their system. I was suspicious when they told me to click on a link and printout their written guarantee. SO WHAT anyone can type up such a document. It's not worth the paper it's written on.
We have a 5 star rating. We advertise these big co names. Anyone can design a fancy home page with links to a legitimate site. All seemed OK but not without some reservation, as to whether this was a very elaborate scam. When they got to the point of requiring my Credit card details before the end of the phone call, I advised I would not be giving them any credit card details and I would not be paying a deposit immediately, which could be as much as 18 Months in advance, without having the opportunity to research things further, or discuss the holiday on offer with my family.
They would not call me back in a day or two, and give me time to consider things. As they suggested, I called the Bank on another line, (Keeping them in anticipation) to try and verify that these people were legitimate. They were obviously not able to, although it seems they are fronting a legitimate business, which for some could be even more convincing.
The pressure to act now or miss out on such a wonderful opportunity was enough for me to leave them hanging on the phone until I accidentally cut them off. Of course they called back twice from a caller id of 000000. I did not answer. I hope they call again. If they do, I might waste an hour or so of their time stringing them along. Remember the ball is in your court. If they are legitimate, there would be no pressure to confirm your placement now. How can they guarantee you accommodation 18 months out with 45 days notice. I have had to book accommodation/Flights several months in advance and even struggled to secure accommodation when calling the Hotel directly. Anyway hope you come out of this OK and don't lose your money. They are VERY professional.The Guys I spoke to seemed almost too nice.

I am currently waiting to see what happens next with this organization and am very concerned now (the satisfaction rating applied above was necessary to complete this comment and is subject to the outcome of my interaction with the company) having googled and serendipitously come across the scam comments!!! Today I received a notification whilst reading my e-mail that I had won a $3000 holiday package for 4 people to the above and other locations (valid for 18 months) and also for a cruise and after some deliberation and with the encouragement of the very professional and friendly staff agreed to go ahead with the fee of US$..... having been quite stressed for some time and in need of a long overdue holiday.
As I live in Australia, I then checked the cost of airline travel to the States, etc. (AU$2500+) and felt that I would not be able to afford this offer for some time and called the company back to inquire re the cooling off period and cancelling of the arrangement. The lady at the Sydney Australia number 8015 5036 could not give me any info but has assured me that someone would call me on Monday as all staff were off for the weekend and that my cancellation procedure would follow with their assistance.
Within a couple of hours of having spoken to them, my bank acct had been debited by the amount discussed even though this is a weekend??? I also have not received any e-mail confirmation yet... though I have been given a site to log into with all of my details and the arrangements discussed. I am very much hoping that this is not a scam. It would be a terrible injustice as the staff were incredibly professional, pleasant and apparently legitimate and there obviously exist the site and amenities mentioned which certainly appear very real. I will keep everyone posted on the outcome... ; - )

In 2013, we were watching the Travel Chanel and saw an infomercial for a 5 day/4 night cruise package. All you needed to do was to attend a 90 minute Timeshare presentation. All you would need to pay is the port fees and taxes. This included a 3 day/2 night stay at their resort in Orlando, Fl. at the Summer Bay Resort. After 1 year, we booked the trip as we wanted to go on the cruise (which they never said we received after the Timeshare presentation). The hotel on their property is disgusting. The rooms are run down and there was trash and dirty laundry in the halls. Never mind the fact you can hear through the walls. The 90 minute presentation turned into 4 1/2 hrs and the lunch provided was old nasty hotdogs, a bag of chips and a soda. So now we went to book the cruise and were told the port fees and taxes were $197.33 per person.
After checking Carnival's website, we found out the port fees and taxes were only $89.62 per person. When I asked about these fees, we were told that covers advertising, expenses and marketing not the trip. And they keep telling me the cost of fuel is in there. We cruise on Carnival all the time and the $89.62 per person covers all that. I told here I wanted my money back and was told that was impossible. She might be able to get me $128.00 back. I told them that would be ok. Then I was told they could only refund $78.00 back unless I wanted to pay the $197.33 first they could get an onboard credit (Carnival does that all the time anyway). After long discussions we only got back $78.00 out of $325.00. The resort was not worth $247.00. What a dump!!! Something needs to be done to stop them from RIPPING people off!!

I hate to admit that these people have gotten me twice. I purchased a vacation package from them and was not able to use it for Florida. Then they called back and I was harassed and talked into another package which would include a trip to Gatlinburg and then another to Myrtle Beach and I had 18 months to travel. Well now they are hassling me about scheduling the trip or I will lose it and all my money.
Can someone not do something about these people? The lady calling me from Gatlinburg is so very rude. I got a call from her two nights ago at 8:45 pm and she told me she could call my house up to 9 pm which is how long she works. I was furious. I know I have lost my money but I want a complaint lodged against them. This company needs to be stopped from taking people's hard earned money. What can be done?

My bank has informed me that it would be a "risky business" dealing with these people as there are pages of complaints on the internet referring to people being scammed by Summer Bay Resorts. I have been advised to block payment on my credit card which I have done 11 hours after my communication with them. As a World War II veteran, I am familiar with this area... having been one of the crew that sailed on the wartime "Liberty Ship" Sam Leyte which was built in 28 days at the Brunswick Georgia Shipyards
The people that I met then were "real people" and little did I think that when I was 87 years old, I would fall in to a trap like this... I do not need this hassle with these people who are registered on the internet as Scammers... I was looking forward to returning to this area which I had known during World War II but it is not going to happen?? This is the reason "why" I have cancelled payment for this "supposedly trip of a lifetime".

James ** was extremely rude to me when I requested a refund. He would not listen to what I was trying to say, and I told him that I wanted to speak to his manager, to which he responded, 'I am it". Okay, so he throws his title around if it makes him feel important. The fact of the matter still stands, Summer Bay telemarketers called me on January 18th, and sold me a package, promising several deals, including:
2) 5 Day/4 Night cruise to Grand Bahama Island - Carnival Celebration Book through C/S Phone # - 800-774-0165 Cruise (casual, bathing suit, flip flops, t-shirts, etc. ) 1 nice dress for Captain's night;
3) 3 Day/2 Night Certificate;
4) $50 Hotel Card (If refer anyone, get additional hotel cards).
I never called them. I did not want to purchase this package, but they insisted that I had a year to use it. When I finally had time for a vacation, I booked the reservation. I was asked if I had a credit card, and I did state that I didn't know if I did have one. I needed to check. I said I do have a debit card. I now get a call 2 days before I was scheduled to arrive, stating that a mistake was made. Well, if I hadn't told them I didn't have a credit card, how would they know that a mistake had been made? Please answer that one. The mistake was made on their part, not mine. I was honest.
If I cannot go on these vacations, then the fair and ethical thing to do would be to give me a full refund. I've since read many complaints about your company all over the internet, and it's a real shame that you have that reputation. I have filed a BBB complaint, and intend to escalate this matter to Florida's Attorney General, Consumer Relations Dept, Florida Consumers & Agricultural Dept, etc. If I need to file a small claim, so be it. I deserve a refund, and I won't stop writing and calling until I get one. The nastiness, rudeness, and bullying won't deter me from pursuing my rightful refund.

I was scammed by Summer Bay Resorts. My boyfriend thought he had won this great offer so he rang up about it. It was supposed to be a free holiday but then they said that we had to pay $898 which we did. We felt pressured into purchasing. We were not informed about the 7-day cancellation period or else we would have done that. We were offered more during the phone conversation than we actually got which is false information. They offered us 4 theme park tickets instead of two + car hire. But once the package was purchased, these extras just disappeared. They did not inform us about the age requirement/earnings requirement about this package. They did not inform us about all the hidden costs until after the purchase took place. They did not inform us about many of the terms and conditions. They just fed us false information in order for us to purchase the package. The package runs out in June 2012 and I tried to get a refund but to no avail. Is there anyone out there who can help me?

I placed a order for a Oreck air purifier over the phone and and after that a operator told me about this "great vacation deal " for only $242 with a $1,000 value from Summer Bay Resorts, for 4 days/3 nights in Orlando and 3 days/2 nights in Bahamas and 3 days/2 nights in Daytona. Also, I had a year to make my reservations.
So I bought the vacation and about two weeks later, I lost my job and called to get a refund. I talked to Mary, the manager, and she told me that there are no refunds after the 7 day cancellation policy that was sent to me in the mail, about 7 days after I placed the order. And that I could sell it myself. Just recently, I talked to Nick *** who is the manager also of Summer Bay Resorts and I again asked for my money back because of job loss. And he also told me no.
Well, economically, I lost $242 and I lost my job so that money would have been spent on bills, not vacations. Also I feel that these people are scammers. They don't tell you that this resort is a time share and you have to sit for 90 minutes per vacation to listen to the speech and also they don't tell you about the 7 day cancellation policy until you receive it in the mail 7 days later.

I was conned into purchasing a vacation package that they would never allow me to use. It's a long story, but basically they assured me 100% that my transaction would be fully refutable as well as I could travel with anyone I wanted to, provided they were at least 23 years of age. When I went to book the dates of travel, they completely took back what they said, told me I had to travel only with a spouse, and that the transaction was not refutable in any way. They would not keep their word (it's clearly on recorded conversation) nor would they refund my money. I'm extremely upset that I have been scammed. $208 total, which, to a military family is quite a lot. They need to refund my money. They were 100% dishonest with me, and I am ready to sue if need be.

6/3/08 I was sold vacation pkgs via phone-must attend timeshare sales(not disclosed upfront)-That I can SELL it on EBAY-"everyone does"-which is illegal I found out. I did call wi/7 days to cancel yet only refunded $300 of $498 my Cr Card! I decided to try it (since they have my $198) No confirmation of Napa sched hotel as promised. I called mult times (on hold..), got runaround. Napa hotel promised by Sales is NOW "extra" cost $45/nite! Or you get the low end hotel(verbal)Never got confirm by email or website(as promised by sales) I paid tax $15/nite-3 nites= $45.They wont credit bk as promised on 6/26/08(I cancelled trip since they couldnt confirm anything!)Only 1 point of contact they tell me-who only yells and changes subjects.
Disconnected or put ON HOLD for 30-45 min ea time I call to get info, then transferred or cut off!Call Ctr cant find my name, phone, etc. After 20+calls I get thru to/QA person-James B. or Jeff (changed name to Chip). They talk over me, change subject, blame me, yell, no solution to get MY money or straight. $198 + $45 time I spent on hold and lectured and yelled at. This co are CONS-they use high pressure & dont deliver!Many complaints online. They need to be shut down.

But we have not been able to use this thing at all, not one day. They have frozen it and they add late fees every month and they add all these extra fees they are saying that we owe well over 1500.00 to them now. We are so upset because we paid opver 14,000.00 for this thing and we have paid 525.00 and 545.00 for the two yrs maint fees and not able to use it at all.
Please help us with this scam. they are ripping off people all the time. All the staff that was there when we bought this thing has been let go, they are all new staff now. I have written to them from the very first back in 2005 asking for our money back because they had lied to us and they said it is your workd against us, the others are all gone now. So what can we do?
