My experience with American Home Shield is one of the best I've had, in my 70 years on this planet. There has never been a glitch or misunderstanding. There is always a quick and efficient handling of my claims. The mechanics and technicians who are called upon to help me do so within minutes, sometimes, and always within the hour, with a phone call to set up an appointment.

I am convinced by those who have worked on my projects that they appreciate AHS and make certain they handle those issues ahead of other things. They are always professional, neat, efficient and friendly. I tend to keep their contact information to share with others who either don't have the money or the wisdom to get a Home Shield Contract. My experience (with 2 properties), over the last 4 years, has been among the best I've ever had with any organization. Thank you, American Homes Shield for my peace of mind. P.S. I have never given any group 5 Stars! But AHS Has Earned Them!

Request placed with CSR on 12/10/15. Serviceman came out on 12/10/15 to evaluate the issue. Serviceman placed an order with AHS for 3 (three) replacement parts. As to date (1/15/16) only 1 part has been received by serviceman. No one (CSR or serviceman), has provided an ETA to me of when the part will be available. I have made several calls to AHS and yet the frontline resources are oblivious to my plight. This is not good business practice nor the repair or replacement of my machine is within a reasonable time frame. I am quite sure if I was an Executive of AHS my washer would have been repaired or replaced within the week at the company's cost. This is unacceptable. I have not and will not renew my contract with AHS for 2016. I will also make sure that friends and relatives also cancel their policies.

As a policy holder and a Real Estate agent I was initially very pleased with my Home Warranty. Although being on hold for up to 40 minutes or more to talk to a representative was very frustrating. Once I was able to talk to a representative my problem was scheduled. I was originally very pleased but quickly learned that some of the technicians may not have had the experience or training to repair my appliances. They would continually put a "band aid" on a problem instead of addressing the fact that the appliance should be replaced. I did have on two occasions the ability to replace my microwave and then my dishwasher. They gave me a model number to replace the appliances I had with ones that were of less quality and had bad reviews. I opted not to go through their services to replace my appliances.

Last year when my renewal came, it dropped my original coverage, gave me a coverage with less options and increased my monthly fee by almost $30. When I called they couldn't tell me the reason. I recently received a notice that they were not renewing my policy. This is the thanks I get for recommending AHS to my buyers, sellers, neighbors and friends. No More!

It was an easy process to submit a claim with American Home Shield. I called them for my washing machine, and they set up an appointment. The contractor called me, I met them, they looked at the washing machine, discovered what was wrong with it and fixed it. The washing machine is like new. The contractor identified himself, had some type of identification. He put some stuff on his shoes so he wouldn't mess up the house. He didn't make any mess and he worked out all right.

I have used American Home Shield for 2+ years now since I had rented out my original home. The tenants used it once but when I returned they had let many things including my pool go into disrepair. The water softener was not working, the pool filter was cracked and leaking and could have exploded. The garage door was not working correctly, the gas stove was filthy and not lighting properly. I call AHS on all thinking they would be upset with so many calls from the same property, instead they went out of their way to get all done in a timely manner. Every contractor they sent was quick and efficient. I will never be without them and as a realtor, will encourage my clients and everyone to use them.

I firmly believe this is the worst company I have ever worked with. Our furnace went out last Tuesday morning and we submitted a service request. The first company they dispatched couldn't be at our home until Friday, so we asked for another company that could come out that Tuesday night. They sent a company and assured us the company would be at our home that first night. No one showed, and when I told AHS they said it wasn't their problem. Since then, our furnace has still not been fixed and every person I have talked to has been rude, hung up on me, told me a supervisor would call (who never did), and they are sending out a "second opinion" contractor because the first didn't meet their standard in some way. The first contractor (Palmer HVAC) has also had a terrible experience with AHS. I wish our home warranty had never been purchased through this company.

Almost four weeks and washer repair has not been resolved. On Dec 19th my washer failed to operate. Being a member of American Home Shield I entered a repair request online. Monday Dec 21 I received a e-mail from AHS stating they were aware of the problem and was dispatching a repair rep. On Tuesday Dec 22 not hearing from the company rep I phoned them, to set a time. The rep and I agreed to a time of Dec 23 morning 8am-11am, with my wife and I both working. I had my father drive 40 miles to "house sit" waiting for the service rep. I called my father Dec 23 around noon to find the rep had not shown or called. I called AHS to find out the status of the repair. I was informed he was running late and would be at my home late that evening. At 5pm I called my father again to find him still waiting.

Once again I called AHS, who stated the rep would be out late that day. With my father 40 miles away from home, I chose to leave work so he could head home. Once home I waited to 9pm still without service or a call. I again called AHS to find that the rep would not be out to Dec 24 morning 8am.-11am. Again I had my father drive (40 miles) to meet the rep, which showed up around 10:30am. He stated that the motor had failed and would need to be replace or the whole washer which was up to AHS. He told my father that I would have a answer on the repair by Mon Dec 27. Once Monday Dec 27 had come and gone no contact from the rep or AHS was to me. ON Tuesday Dec 28 AHS was contacted to find out how the repair was going to be handled and when. I was informed by AHS that they had not received the information from their rep. but would find out and inform me.

Wednesday Dec 29 once again AHS was called to find the status of the repair. It was stated that they still had not received the information from the rep. The AHS customer service rep stated she would forward this matter to a supervisor which would contact me within 24 hours. Thursday Dec 30 without receiving a reply I contacted AHS trying to find the status of the repair. The AHS rep was able to reach the repair rep who told her that a motor was being ordered and that he was forwarding the information to them (WEEK LATER). I ask to speak to a supervisor or manager and was sent to a mailbox where I left a message. Was never called back by anyone.

Called again on Jan 4th & 5th questioning when my washer would be repaired. I was told both times that a motor was ordered and waiting shipment. Called again Mon Jan 11th still don't know when the repair will be done! I'm still waiting on a call as to when my washer almost four weeks later will be repaired. They receive my money on time, I would like the same when it comes to their service. Would not recommend this company to anyone!!! I could have paid for a cheap washer (4 weeks) in what I have spent in laundry cost.

The most recent claim I had with AHS worked fine. The only issue that I had in submitting the claim online is I really can’t describe what’s going on. There is only a checkbox, and I would have had to do two reports rather than have everything checked at one time. Because of that, my last provider wasn't aware that he was supposed to be checking two systems. By then, he could only check one because that’s the only thing that they had lifted on his service order. Once he realized it was two systems he was supposed to be looking at, he ended up leaving. He didn’t come back and do anything. He advised me though that I'd rather talk to someone than do it online, even though that is much more convenient. Nevertheless, it’s a good service. I have been making referrals and have got someone who’s probably going to sign up with AHS very soon.

They came out four times to fix the HVAC system on our rental home in which we paid $75 per visit. It was determined that we needed to replace the compressor and we would have to pay 1100.00 for 'freon replacement'. We decided to replace the system instead of paying that on a 14 year old system. We have waited one week for them to make a decision on how much they would have paid on a compressor. They keep saying they need to 'talk to the technician'. Don't waste your money on this warranty. When you call they do nothing but give you the runaround. We are still waiting.

Hello MaryAnn, we appreciate your taking the time to bring this to our attention. There are non covered items sometimes that come along with replacing HVAC units. We would cover for the compressor however, the freon would only be covered per the terms of the contract $10.00 per lb. You can opt for the cash in lieu fo the repairs and I see that you are awaiting that calculation. I tried to pull up your info and was unsuccessful. Service request was filed on Dec 8, 2015 and it took them over a month to come back and say they will not fix it since the technician said the softener had been broken for over 6 months and so was broken before contract started. I have been using the softener (it was working fine) and I know it broke after I signed up for contract. I called the technician contract company to ask how can a technician know it was broken for 6 months. They said it was his judgment and they cannot help me further. AHS give me option to choose second opinion and that I will have to pay the service fee again for second opinion. I said "No thanks" and instead choose to cancel.

Even during the month of delay I inquired why there was a delay and they said technician was not able to service since tenant canceled on him. I called the plumbing company and they said it was it was actually the technician who canceled and not the tenant. The customer service person at AHS was just rude. When I asked to connect to supervisor, she said supervisor is on vacation and she will send him email to call me. And of course I never heard from any supervisor. Anyway, I have had enough time wasted on this company. Gonna try some other company that cares about their customers.

The customer service for this company is horrible! It is a great idea to have a home warranty unless you actually have to submit a work request. If you submit a request, be prepared to wait 30 min or longer. This last call I held for over an hour just to get someone on the other end that was not so pleasant or understanding. My issue was initially with the vendor they had assigned to the work request. The vendor was not able to work with my schedule even though I had given him a week in advice. I called into AHS to see if they could assign a vendor that could guarantee service for the day that I was going to be home. The first representative end up putting me on hold to call the vendor. I was hung up on within 30 seconds. I called back again, waiting 30 min, this representative became upset when I just simply ask her to repeat what she had said because she was talking so fast.

In total I ended up speaking with 4 different reps and still was told I need to call back in the next day to speak with yet another person. I think I am not asking much to have a time appointed for someone to come out. I work a very full time job. I just expected not to be called at 7am in the morning for someone telling me they are in town and can come now. The vendor should be able to work with me with my schedule instead of me having to work around their schedule. I should be able to call in without the attitude to accomplish this task should I need to. I pay yearly for this service and honestly it is a hit or miss with the vendors but the customer service is always awful. I would not and will not be referring anyone to this company. BEWARE of customer service and the vendors they assign.

I have called the contractor assigned several times now and he never received the work order from AHS. I am extremely disappointed that 10 days after my initial report for service that I still do not have repair scheduled.

Our 13-yr old Duet washer made loud noises and we couldn't shut the door. Put in a service order and had an appt within two days. Repairman diagnosed the problem, told us what was wrong and then left because he needed to order parts. We were contacted by AHS the next day and offered 3 choices: fix the washer, a discount off a new washer ordered through AHS, or cash towards purchasing a new washer on our own. We found a great deal on the latest version of our original washer and took the cash payment. Very happy with the prompt service and the choice of options to solve the problem.

I called American Home Shield about a garage door opener, although it ended up being another part of the opener. Submitting the claims was very easy and everyone I've ever dealt with was very friendly and customer oriented. They have provided me with information, submitted my claims and came out in a timely manner. But I didn't like one of the companies that they have referred so I've expressed to AHS not to ever send that company again.

The company came out but never looked at my garage door opener by the time they got finished. Then they told me I needed new garage doors, wrote me up an estimate that was going to be around $3,000 to replace doors, new openers, etc. But I found out it was really simple to fix my garage door. But aside from this, I've always had pleasant experiences with American Home Shield. Otherwise, I wouldn't still be with them if I was having those kinds of issues that will make me want to leave AHS at this point.

Our washer was malfunctioning. A service call was made on Dec 22. The repair was made on a timer in the washer. The washer still did not function. A service call was requested on Dec 30. Service personnel came on Dec 31 later afternoon-evening. A part would need to be ordered. To date there was no more contact until I called AHS. They knew nothing about a part. I had to call the service company myself. The part is ordered. The service repair is now set for Jan 8. Will the part come or not? I spoke with an AHS supervisor that says all is out of her control. What I want as a customer of AHS for over 10 years is customer service.

Where is the "wow" factor? Why can't you track a washer part like FedEx or UPS or even the U.S. Postal service? Why doesn't a service industry pride themselves in Exemplary Service? I am out of a washer for almost 3 weeks so far. What if the part comes on Friday and the washer gets working? I am canceling my policy. I want a service company that actually cares about the customer. As the review with microwave that was left unprepared for 1 month. If I need to buy a new washer I will and I could have done that 2 days after it stopped working! Not waiting for 3 weeks to have a part hanging up the repair that should have been done right the first time on Dec 22.

I said, "Wait, how can it be a wrong installation because it's a brand new system and no one did touch the system?" Then, the technician came and I asked how can it be wrong. He said, "Oh, they put in a different amp. It's supposed to be 50 but they put in a hundred amps." I said, "Hundred amps? The whole house only takes a hundred amps. How can it be?" Hence, it's a wrong system. So they replaced the system, but I was charged for the parts. I should not be charged for a service call because it's not my mistake.

I am a real estate agent in the Greater Boston area and as a measure of protection to my first time home buyers I generally will purchase a home warranty for my clients through American Home Shield on their home or condo. Most recently, I purchased a protection plan at a cost of $350 and when my client reached out to your company to have his heating system serviced his claim was denied. The contract I am holding in my hand states that the warranty covers "insufficiently maintained equipment". When I contacted your company on my clients behalf I was told, the cleaning of an insufficiently maintained system was not covered as it was still operating.

Should this have been the first incident, I might be able to give you a pass as my failure to read the fine print. Rewind 12 months. I purchased the same warranty for another client who had a catastrophic failure of his boiler system in the middle of single degree temperatures. In a hurry he called his local oil distributor who did an emergency boiler replacement for him. When he filed the claim with AHS, it too was denied as he failed to call AHS first. The boiler replacement was $7,000 and he did not receive a dime toward replacement from your WARRANTY company. I sell anywhere from 10 to 15 homes per year. I am EXTREMELY disappointed in your failure to honor these warranties. You have not only done clients a disservice, you have not only compromised my reputation as the realtor of choice in my market. I recommend not using this company unless you like throwing your money away.

I have been with AHS approximately 9 years. Over the last 2 years I have noticed a decline in the level of customer service provided. They made a couple of mistakes that caused me overdue stress (billing mistake, not following up on repairs, etc). However, we worked through the issues and I continued to patronize the company. Until now!! I just received a letter stating I am up for contract renewal and to contact the company (this has never happened before). Was told the plan I have is no longer available and the plan they are offering me (the only plan I am being offered) will be almost 3 times the monthly cost!!

They claim it was because of usage!! What!? There were some years I never used the service and yet I continued to pay the monthly fee. I was curious so I logged into my account and found they documented 6 visits to my home for 2015. Ok, that's more than I have used the service in the past. But wait!! Two of the visits were return visits because the prior contractor didn't make the proper repairs!! I even paid for one of the return visits!! Call me crazy, but an increase of that magnitude because I actually used the service last year doesn't seem fair. So long, AHS.

After having a contract with AHS for over 4 years we had a serious issue with our plumbing on Dec. 31st 2015. We managed to get the water turned off and opened a ticket with AHS. They claim 24/7 service so we called to follow-up after opening the ticket online and received a message that they were only available from 7am to 7pm central time. So much for truth in advertising.

Then started the process of actually trying to get things fixed. We had to call the plumbing contractor, Allstate Plumbing, twice before we were able to get an idea of when they would be out to look at the problem. When they finally scheduled the appointment, we had to wait for yet another day. At this point did not receive a call back for over 5 days and then were told that the problem was not covered. At which time I called customer service, this is when things went from bad to worse. Spent 15 minutes on hold and after a few minutes of discussion I asked for a supervisor at which time Jontay told me she could not do that because she was not available and my only option was to call back.

Then I asked to resolve the coverage issue and she tried to transfer me to a "specialist" then I was on hold for another 5 minutes when she came back and informed me she was not allowed to be on hold for this long and I would have to call back again later. At this point I asked to cancel my contract and she hung up on me. I have now spent over 3 hours on phone calls without any resolutions. I do not know if this is indicative of all the customer service representatives, Jontay was having a bad day, or just bad management. Anyway, for a company that claims great customer service, 24/7 availability, and great coverage, I have yet to experience. As a short follow up, I did talk with customer retention and they were of great service. Samantha was very helpful in resolving our issues.

Sadly, I have had three plumbing problems in the past three weeks that have resulted in no water to the house. AHS has been both slow to respond and completely unwilling to get a contractor out in an expedited manner. A service request can go in at any time, but AHS gives the contractor 24 BUSINESS hours to schedule a repair, which is 4 days, 48 BUSINESS hours to initiate repairs, which is 8 days, and in Virginia, 72 BUSINESS hours to get a plan for repair in place. The contract I signed had no indication that the hours were anything other than elapsed. There is nothing in the contract that specifies "business" hours. For four days, I have been without water, hauling it in to water my farm animals when I could have called my normal plumber and gotten it fixed the same or next day. I won't have water for another two days, six in total. Unacceptable and in my opinion, fraudulent as this was not explained in advance of signing.

On December 24, 2015 AHS sent out Bacon Plumbing to our home for a minor sink leak and to repair our garbage disposal. At first everything seemed like it was going well. AHS had someone out fast to repair our leak under the kitchen sink and repair our garbage disposal. Before ever placing the service request to AHS we made sure to check whether the issues were covered under our home warranty and sure enough, AHS said they were. After Bacon Plumbing arrived at our home, he took a look at the leak under the sink and said that it would be covered and of course I thought this was great! Unfortunately, he said the garbage disposal wouldn't be able to be fixed and he needed to replace it. He then continued to say it wouldn't be covered. And I didn't really understand why but I agreed to pay the extra $150 and decided that it wouldn't be too bad since AHS was going to cover the leak.

A few minutes later after the plumber installs the new garbage disposal, he then tells me that AHS was going to be calling me because now all of the sudden out of nowhere this leak he said was going to be covered, now isn't. He now has all of the plumbing taken out from under my kitchen and there are broken pieces to our existing plumbing work on the floor. And he says to me that it's going to be another $175! I was shocked and confused as to why all of the sudden nothing is covered and now nothing works under my sink! It is an absolute mess. I had no other choice than to let him fix it because if not, I would have a kitchen sink that had no plumbing underneath!

After he starts fixing the plumbing under the sink, I notice that he is using very cheap and thin piping. I could literally bend it by squeezing it with my hand. I am disappointed because Bacon Plumbing/AHS misrepresented the coverage and damage during the diagnostic service with intentions to get more money for service. I do not plan on renewing my home warranty because I could have gotten cheaper and better service using my own plumber.

A lady electrician came and she was really nice, very educated, knew what she was doing, and she got in and out of there. Then I had one plumbing issue AHS helped me with where they had to unplug a pipe that got plugged up in the bathtub.

Claim submission is very easy and user-friendly in how they do it. They were quick to respond to get your feedback. We had one date changed on the electrical part on the stove and they communicated it right away. With the contractors, I'm a personable person, so I was just talking to them while they were putting their stuff in. I was working from home, so I was a little distracted but I let them do their thing and stayed out of their way. Since the repair, the drains have been working properly. The contractor actually had to replace a section of the drain all the way to the P-trap. It's all functional and then the stove is fine too. Everything's good and 100%. AHS sent reputable contractors to put the parts in, and the deductible was reasonable as far as what you pay out of pocket.

New motor arrived, was installed badly. 3rd contractor had to come and re-install it. Dishwasher still didn't clean the dishes, exactly the same as when I first called about repair needed. 3rd contractor came back, verified dishwasher not washing properly, said it needed to be replaced. AHS said they needed that "diagnosis" verified. AHS sent 4th contractor, who came on Dec. 8, and said it needed a "new impeller". I didn't hear anything from the contractor or from AHS, so on Dec.18 I called AHS.

AHS said 4th contractor never reported any "diagnosis" to them about a "new impeller" so AHS called the contractor while I held on the line, and the contractor said he had forgotten to report the "diagnosis" and would do it right away. I still didn't hear anything, so I called AHS again on Dec.28. AHS said contractor still had not reported any "diagnosis". AHS called the contractor again while I held on the line, then came back on phone and said they couldn't contact the contractor and would put in a "contractor relations" ticket and I should hear something from "contractor relations" in 24 to 48 hours. On Dec. 30, I called AHS and they said they saw the "contractor relations" ticket, and they would put in a reminder and I should hear something in 24 hours.

Today, on Jan. 2, 2016, I called to see if "contractor relations" had any solution for me. AHS said no, could not see that anything had been done regarding "contractor relations" and he would put in an "internal" form. And that is where this stands. Also, AHS rep said there is no way for me to put in a complaint directly with AHS. So that is where this stands. I had terrible service from an air conditioning/heating contractor last summer through AHS also (almost 2 months of no air conditioning in July and August in North Carolina). I have recommended AHS to many homeowners over the past 20 years of handling home loan closings, but I certainly never will recommend them again.

In June the water in my refrigerator quit working and a electrical outlet in my bedroom was not working. The refrigerator guy came out fixed the issue. However, 6 months later the exact same thing has happened and AHS wants me to pay another service fee for it to be fixed again... which I feel is very unfair since it's the exact same issue and everything should still be under warranty. The electrical guy came out and had one heck of an attitude. He acted as if he was bothered to come out here. He fixed one light switch however, the outlet he said wasn't covered and he would write a diagnosis and submit it to AHS.

Waited a bit and heard nothing back so I tried calling him and he did not return my calls. I called AHS and they said they were waiting for a diagnosis and would call me back... which they never did. I called AHS a couple weeks later. Was told the same thing however; I asked to speak to a supervisor. I was told a supervisor would call me back which never happened. I was so upset, felt this company was a scam so let it go until my fridge issue happened today. Called AHS and was told the diagnosis was never submitted but the work wasn't covered. How do they know without a diagnosis of what the issue is.

They offered to submit another work order to get a diagnosis but I would have to pay the Service call again. I told them I refuse to since that was included with the first service call which was never completed. I went round and round with them and finally asked for a supervisor, was put on hold for quite a while and was told a supervisor would call me back within 24 hours. Since today is Saturday and if no one called today would someone really be calling me on Sunday which was within that 24 hr time frame? I was told they weren't sure how that would work. I truly feel once they got their 600.00 in pocket they really don't care what happens afterwards.

Buyer beware! I bought this contract based on internet experiences for our new construction home and within a year of buying the home our a/c condensate drain line kept clogging. The company sent various a/c and plumbing contractors and all would do the exact same thing for $75 blow out the line and advise the line installed was not wide enough and the drain run was too long for the a/c unit. The company is calling this an "upgrade" to swap out our line for a wider one.

However, a working a/c unit in Florida is hardly an upgrade. The company is hiding behind the contract and forcing me to hire a lawyer to argue this point and the wording of the contract (which I believe to be in my favor but I am waiting for the Company to do the right thing here). The contractors the company uses are certainly not first rate and just scheduling the appointments were hassling and time consuming. I had several vendors confirm and not show up and one time after they discontinued use of a vendor they literally had no one in my area for a repair!!! Good luck if you choose to go with this warranty company!

We had a plumbing issue and a valve that was not functioning thus, we submitted a claim to American Home Shield and it was easy. The issue was getting someone out to service the claims. We had an issue that went on for a week. The way they positioned it was, within a day, they’ll send a vendor out to the home but that was never the case. We found that with regards to plumbing – it has taken at least three to five days, if not a full week, to get someone out and it's very frustrating because you're paying several hundred dollars a year and then you have to wait. In my experience in the 10 years we've had the service, we wait way too long. The reason we have AHS is because we wanted to make sure that if we had some catastrophic issues pop up, we could get them addressed quickly especially when working and having two small kids at home. However, their service was disappointing.

We never got the response in 24 to 48 hours, except for one time our air compressor capacitor blew out and they got somebody to us within 48 hours. They replaced the capacitor, but that person who replaced the capacitor didn’t do the job correctly. I had it serviced by Bay Heating and Cooling, which is a local company, and he solved what the issue was. It was fine since the repair. The guy from the vendor was very nice. He took care of the issue, 100% knocked it out, no problem, replaced the two valves. He did a thorough job, so excellent. Another issue we've had is that I'm still getting billed from a separate plumbing issue that we had this summer where they had to call out a plumber who didn’t have a big auger to clean the mainline so they had to bring in a secondary plumber who had the right size to clean it.

And they're still sending me the $75 co-pay for the second guy so we've got a little bit of nuances like that. I would not recommend them to anyone else. If I had a similar situation and we had to move tomorrow, I wouldn't get a home warranty through them. I would probably get it through some other vendor. I just wouldn't wait a week when you had water running within the sink. There's no way for me to shut the water off. I could replace the pieces in the faucet I need to replace and it’s an easy job. I literally ended up – once the guy replaced the valve, I replaced this little piece in 90 seconds. So only four minutes to do what I needed to do but it took a week to get somebody to come out to shut off the water so the water just continued running. It was ridiculous and I'm paying six something upfront. It's like your fire and your police force, when you need them, you need them.

I have been with AHS for a few years now. My microwave suddenly stopped working beginning of DEC 2015. I have called AHS and submitted a claim for a Microwave on DEC 7 2015. AHS then created a dispatch and assigned a service request to a local company. I waited for the company to call but nobody called. I emailed that company but email went to invalid department in Canada. I called them on their phone which was listed on the email that I got from AHS but the phone was always answered by answering machine.

Later I was able to get hold of the company and they told me that they don't service my area and then later AHS redispatched my service request to another company (who is rated as D+ on the BBB). That company took some time to respond and they finally scheduled an appointment. Tech came and looked at the microwave and he said part is bad and need to be replaced. He said part would come in couple of weeks. After couple of weeks tech came (this was their second visit) with part to my home and discovered that it was not the right part. He said he is not sure if the microwave company still supplies the part that is needed and said he would send the diagnosis info to AHS. The company failed to submit information within agreed timeframe (24 hours). I had called AHS several and every time I was waiting for 30 mins to speak to a AHS rep.

When I was finally able to reach and talk to AHS rep, he/she said they will have to involve contract relationship department to get the company to submit the diagnosis information and it would take another 24 hours. I waited another 24 and called AHS again and AHS rep said diagnosis info came back with parts on order and it would take another week to get the part. I am not sure if the problem will be resolved anytime soon and it is causing lot of inconvenience to my family as microwave is really very critical component of the home. It will be a month soon and still no outcome. Without this warranty I would have walked into Home Depot/Lowes and bought the microwave. These are very cheap these days (few hundred dollars).

Once this issue is resolved, I will be terminating my contract with AHS as I don't think they really care about inconvenience faced by the customers. They just want to follow their processes. I don't understand how economical/affordable it is for AHS to have the company visit customer few times for a single service request when the cost of the appliance (microwave in this case) is really cheap.

Updated 1/6/2016 - I have submitted a separate review for my microwave issue recently and someone from AHS replied stating they would assign case manager. Couple days now I have not heard from the company. Bottom line stay away from this company. They don't care about any inconvenience caused to the customer.

To start off, my 3 year old has cancer and those of you who are familiar with the situation can understand that when it's 100 degrees in your house and you have a child already fighting for her life, the air quality and coolness is a huge factor. Our AC broke in July 2015. My husband, daughter and I just got home from 5 weeks of staying in Boston for a clinical trial for our then 2 year old. Our AC wasn't working correctly. Wasn't blowing out air, or cool air at that. And the temp inside kept rising. Called made a claim. Came out "fixed" it. Shortly thereafter, within a week it broke again. Obviously same issue. Made another claim. They came out and fixed it again. Same thing happened almost every 2 weeks from July to October.

My daughter was in and out of the hospital quite a few times in that time frame. Her cancer had the majority to do with it but the heat in the house didn't make it any easier on her. She has a rare cancer which her tumor is wrapped around her heart and has collapsed her left lung. So when it's hot, you sorta pant. Well, try panting while only having one lung doing all the work. So you can understand my frustration of my AC not being fixed the first time. By the end of October the AC was finally fixed. But I got a 75$ bill, now I paid the service fee in July. And considering the unit was never fixed in all this time, I wasn't understand why I had another bill they wanted me to pay. Apparently it was a different part that was on the last call. But the fact of the matter is it took them 5 months to figure out what was wrong. Kept leaving my house saying "it's fixed" and it stop working within hours of them leaving.

So I'm stuck with a bill that I refuse to pay because of the longevity of the situation and the fact they could care less when I told them how this could all affect my child. They didn't seem to care my child had cancer. They didn't seem to care the importance of the situation. I shouldn't have to pay a bill for something that as never fixed after I had paid the first time. Believe me, if my daughter wasn't sick I wouldn't be this upset. I would probably pay the same fee for the second time. But my daughter is sick and she's fighting for her life yet you send out a ** company who doesn't know what they were doing. And after the 4th time I wanted a new company to come out because obviously they were missing something. I'm very dissatisfied with this company. And I guess I'll be on the hunt for yet another home warranty company, this was supposedly the highest ranking which is why I came to you.

They sent out a couple of kids to install a microwave for me -- that was a joke. I had to hire a handyman to install it correctly. Now after 6 weeks and visits from two marginal pool technicians, AHS has decided that it will not cover repair of my pool heater and control unit "because the controller has an electronic board inside." What doesn't today? Every furnace, water heater, dishwasher, washer, and dryer has an electronic board inside.

After I called to cancel my useless contract, a woman from AHS called and said if I canceled, AHS would never offer me a warranty again. Like I would ever deal with them ever again. After I canceled my contract, AHS charged two months of fees to my American Express Card without my permission. As I said previously, the most crooked company I have ever had to deal with. Beware!!

I have had to pay for busted pipes, a busted furnace, and a busted garage door opener - all of which I was assured were covered when I purchased home shield. They are happy to hook you up with a repair person (If they can find one. They often cannot!!) because you pay for that (and the service call fee is usually more than what those repairmen charge anyway so loss to home shield customer right off the bat). They will also insist on having a different person for each "issue". For example, they were going to require me to have a different person come and check on a furnace, a pipe issue, and a water heater issue even though one professional with the appropriate certification can handle all of them. This is part of what they do. The aim is to make it so frustrating and costly for you to use your 'home shield' that you essentially give up.

The contractors whom I have met who are sent by home shield also cannot stand them. The garage door opener guy told me "they make you pay me more than I charge for a diagnostic visit and then, 9 times out of 10 they say the problem is something that isn't covered". People in customer service immediately assume a war stance when dealing with any kind of claim. You can tell they have been extensively trained by corporate and their mantra seems to be "do and say ANYTHING to avoid paying on a claim". In short... Look elsewhere. American Home Shield is a scam. They have never paid on anything they said they would cover. They have cost me additional time and money (and incredible frustration) as a consequence.

I do not want what we experienced to be experienced by anyone else. Our dishwasher had a seal break so we contacted the company. They were very pleasant and had a contractor call us within a day. He was out and assessed the problem immediately. He said he needed to order a part and would be back in about 10 days once the part comes in to repair. We paid him $80.00 for a $75.00 service call. He informed us that he would bring back the $5.00 on the next visit. Well, weeks went by and we did not hear anything back. So I then called American Home Shield to inform them of the problem. They got the contractor on the phone and confirmed that he would be out the following Tuesday. Tuesday came and went...no contractor. He was a No Call, No show.

So we called American Home Shield again and they contacted the contractor. So, they said that the contractor would reschedule, again. I repeatedly asked to be assigned to another contractor since we have had so many issues. They said we need to follow protocol. So we did. On the next appointment day, we received a call that the contractor had to cancel. So I called American Home Shield again. They said they needed to follow protocol and that they would reschedule the appointment again. I asked multiple times to be connected with a supervisor. I finally was and left her a message. I was assured that I would receive a phone call by the end of business. As expected, No call and still NO Resolution. Once this Company has their money, they do not care if they fix your items. American Home Shield is always responsive. My furnace went out last year so I submitted a claim online and they couldn’t do anything because there’s nobody there on a weekend. I had a phone number of the vendor that they used, so I called them and he wasn’t supposed to do anything until he got a control number. I told him that I’ve got an 80-plus-year-old mother who is disabled. I said, “I can’t have a house that’s freezing. If it were just me, I wouldn’t care.” He was very nice. He came out on Sunday and fixed my furnace, and he said he would just get the number on Monday when they call. He didn’t have to and that was pretty thoughtful. All the people AHS picked have been really good. It's a good choice of vendors.

AHS is really good and I’ve never had a problem. One thing though that I wish they are still doing is the complimentary pre-summer and pre-winter check of everything, somebody to come out to check and make sure everything was fine. They stopped doing that, and that would have been nice. Right now, I got to pay for somebody to come out and do it, out of my pocket versus through them. It’s not a really big deal. There’s a lot of places that offer that now, but that was a nice little service that they used to do. That's the only thing I miss.

We bought a home in April of this year and paid an additional $340 to add "pool and spa equipment" to our home warranty plan. This covers "above ground and accessible working components and parts of the heating, pumping and filtration system, including: pool sweep motor and pump - pump motor-plumbing pipes and wiring." Our pool pump stopped working three weeks ago and we called AHS. They sent a contractor out, who stated the circuit board was not working and the pump needed to be replaced. He told us there was water damage, which could have been caused from anything (it's a pool pump, which circulates water). AHS denied our coverage entirely because they only cover "normal wear and tear" and "water damage" is not covered.

I asked for the contractor's report and they do not get written reports - only verbal, and would not provide me anything in writing with an actual professional report by a licensed contractor. In other words, they hear what they want to hear. My question: how can you exclude water damage for outdoor pool equipment? It circulates water, and if anything goes wrong with the pump, it will get water into it. We have our own contractor's opinion now and plan to take them to small claims court or have them pay the $1500 business-paid arbitration fee to dispute this refusal to cover under the warranty. I just had to be sure I told the public NOT to presume you are covered by home warranty when you buy your home. They will deny, deny, deny and give you no documentation to support their denial.

First initial contact easy and fast. The actual technician that made first service call was nice, professional and very helpful. Came out on Christmas Eve. AC is out and it has been near 80 with near 100 percent humidity. Floors are sweating, doors and windows not opening or closing well due to humidity levels. It is absolutely miserable. We were told it would take 3 business days to receive part. Should have been ordered same day but wasn't ordered until Monday. Still trying to be patient, but called service company to see if there was any way to rush. A friend had found the coil about an hour's drive from our home so we wanted to offer to drive and get the part. For some reason the company that was assigned to us was from another city over an hour away.

When we called him on Monday, 4 days after initial service call, he said "Are you one of those warranty things"? He had no idea if the part had even been ordered yet and said he would call back after five. When he called he said it was ordered that day and would be 3 to 5 days for them to receive the part. So we are looking at another week at least with no air. The contractor, assume it was the owner of company, was completely hateful and basically told us we were stupid for thinking our floors sweating and door frames swelling could be caused from no air conditioning. It is so warm we have to open windows to be able to stay in our home. He yelled when I offered to go get the part for him and said he does not conduct business that way. He told me that I should get someone else to do my repair.

After contacting AHS multiple times and asking for help from this rude contractor I was told it would stay with that contractor and the part had been ordered. They had no interest in correcting the situation or our family's discomfort. We are currently on the road to stay with family 4 hours away until we can have AC repaired. I would not recommend the AC company or AHS to anyone. Customer service is a complete joke with this company. If everything goes smoothly they are fine, but if there is a problem with contractor it's your problem.

I am so frustrated and angry at this low level of service, they did not fulfill their end of the contract, and my house is still cold!

On December 20, 2015 I placed my first service request to American Home Shield for a malfunctioning garbage disposal. The process to submit a request was easy. In no time I had a work order number and the name of the contractor who would be in contact with me. On Tuesday December 22, 2015 the contractor SDL Plumbing came to my residence to assess the problem. The contractor walked in, I showed him the problem areas to which he looked at for about 5 mins and then he stepped outside for about 20 mins to call AHS.

The contractor came back in and informed me AHS would NOT cover my repair due to the fact that it violated the contract because it was a pre-existing condition that should have been visibly detectable upon my own inspection. He told me that water "had to have been leaking from the disposal for an extended time" because of the peeling from the bottom of the sink cabinet. I informed him that the water was recognized 4 days ago and the cabinet is made of laminate and composite material not real wood so the slightest contact with water would cause it to peel. Then he said it was rust on my disposal, which he would not or could not point out to me. He took pictures of the job to what I assume to prove his case to home shield. When I asked for further information he told me that AHS would be in contact with me.

I took the matter up with AHS first the authorizations department, who after a 20 mins conversation the lady told me she couldn't help me and wasn't able to answer my questions. I called a second time and got more of the same. After the second call I asked that a lead or supervisor call me back. I did have a lead call me and during this conversation I asked if they would share the pictures of the rust that would justify my denial and she said they didn't have pictures and they go solely off of the contractor’s word. I asked if they could get the pictures from the contractor and she said they would try but there was no guarantee.

In the midst of waiting for action from the authorizations department, 2 days later I get a voicemail from someone saying they cancelled my contract. I had not authorized a cancellation. I called back for support to rectify this additional issue and the customer service rep stated that they could not help me. I asked to talk with a supervisor who based on info from the customer service rep refused to take my call because they couldn't help me.

Their customer service is extremely poor and you can never get to a layer of management that seems to care about the customer. No one could explain the cancellation process to me nor how I would be charged for a whole month yet only allotted 11 days of service especially since I had a pending claim dispute. On top of that the rep basically implied I was lying about how my account to was cancelled when I have a voicemail to show that no one spoke to me prior to cancelling my contract. This has been a nightmare. It has been a cycle of long wait times, customer service reps who take their titles lightly that have no desire to actually help and an inability to reach out to management or anyone for that matter that would take the time out to talk to me like I was actually a paying customer.

On the other hand, when my toilet was stopped up, the man who came out to unstop my sewer wasn't a very nice man. We had a lot of going back and forth and he didn't get his job done. I called him today and asked him to waive his fee because I had to pay someone else to finish what he started. That was a horrible experience. AHS' plumbers are not good and almost every time, I've had to get somebody else to come out here and finish something that they were supposed to do. I've done it twice in the last six months. So I don’t give many good points for half of the plumbers they’ve sent out to my house.

Call AHS to take care of and they do not have a satisfactory mechanism in place to take the lead and resolve an incompetent contractor. They turned my case over to another department who I was assured would stay on this and resolve. Over a week later still no call from anyone. American Home Shield needs a better alert system for unhappy customers. 5 weeks and still have broken appliances is not acceptable by any standard of a home warranty.

I've got a plumbing problem and it was a basement clog. Submitting the claim to American Home Shield was pretty easy as I called them up and got a call that same day from a plumber in the area to schedule. He wanted to go the next day but I couldn't make it so I told him to meet me Friday and he showed up on time and checked the plumbing line. He explained that I had an older house and the way the drain worked down there. He seemed pretty knowledgeable and gave me a card so that if I had any questions I could give them a call if I needed something else and they'll get back out. I paid $75 at the time to the plumber but I didn't know that there was a tax amount so I got a bill from American Home Shield for $10 to cover tax - a state thing that they had nothing to do with. At any rate, I'm satisfied and would renew American Home Shield. I have an older home and I think it's worth it.

We did have other toilets in the house but the point is that one is stuck and I couldn't see anything. The way that the master bath is built there is no door between the bath and the bedroom so I couldn't sleep in our bed the whole weekend. It became a value proposition point for us because we thought we were paying all these money and normally, we could just call somebody ourselves and get them here right away. It was their procedure that really stunk. I was very dissatisfied with their timing. But since the repair, we've had no issues with it. In fact, it was fine that the contractor came back and it worked out very well with a few other things. But with that incident, it made us think if we want to keep it. So far, they've been pretty good.

11.24.2015 I called to request dishwasher repair. My dishwasher door would not stay closed and would stop mid cycle. 11.24.2015 I called AHS and logged my first request for service. They were pleasant and helpful. 11.25.2015 Dan with Service First called, came and determined that it was just leveled wrong, made some adjustments which included straightening the top rack took my $125 and left.

Before he was out of the drive, I began to load the dishwasher and the top rack broke completely - it fell down to the bottom rack. So I ran out and brought him back in and then he determined that now I needed a new top rack. But I could still use the dishwasher, bottom rack only. Well the next day, the door would not stay closed again (original problem). I called Dan (Service First) and left a message explaining that the dishwasher was inoperable. Knowing we were in a holiday weekend, I was not expecting a prompt call back and resolved it would be the following week.

11.30.2015 I called Dan (Service First) and left a second message explaining again in case he missed the first message. 12.1-3.2015 I called Dan (Service First) and left a THIRD message explaining again in case he missed the first and second message. In this message I asked that he at least call me back and let me know if I wasn't supposed to be calling him or if was getting messages.

He called in the second week of December to schedule putting the top rack in, I asked him if he had received my messages, he said yes, but felt no need to call me back - HIS WORDS. Well OK. And by the way he needed parts from the top rack of which was just luck that I didn't throw it away because it wouldn't have fit in the trash that week! So he replaced the top rack and adjusted the door again and left. AND YOU GUESSED IT the door won't stay shut and the dishwasher won't complete a cycle.

12.13.2015 So I called AHS and explained to them that I was calling them this time as their service provider felt no need to return calls to the customer. AHS was pleasant and Dan called and came by and adjusted something else that made the door nearly slam shut when you let go of it (as long as it would run I was ok with it). But that only lasted 2 days and now the door won't even shut at all.

12.17.2015 Knowing that calling Dan, Service First would do me no good, I called AHS. This time frustrated, I asked at what point will we do something different so my dishwasher could be fixed. AHS informed me that THEY WILL JUST KEEP SENDING THE SAME MAN OUT (WHO AFTER 3 ATTEMPTS HAS YET TO FIX THE PROBLEM). The only way they will change vendors is if he doesn't show up. He has 48 hours to respond to a request from them (not from you). I have no redress, I can not get my money back. They will try to call him for me though. Yeah, that's helpful. And they will send an email to the AHS vendor relations department for me? What? What does that do for my dishwasher? Or me, whom I thought was their customer but no not really. After a month of run around they will send an email to a different department in their own company that's it. Yea.

12.20.2015 PAST 48 business hours later, I call AHS and ask what shall we do now? They suggest I call back later that day. They put me on hold and try to get Dan on the phone themselves but they had to leave a message too. 12.20.2015 LATER that day. I called back and asked them to read through the drama on my account (I am so tired of telling each new person I talk to my address, my phone, my problems from day one. Each and every detail again and again banging my head against the wall at this point. Well she says true it is past the 48 hours, she'll send an email for me to her other department and she'll leave another message for Dan?!?

I asked for a supervisor. He reads of his screen the same prompts. 36 minutes on this call alone and he has no other way to help me, there is no one else to talk to, there is no changing service company, there is no complaint process - he can do nothing. He will however send an email to that other department. Yea ok. So now I want to cancel. After holding for 5 minutes to cancel my service he tells me he can't transfer me to the Retention Department because they are closed, I'll have to call back tomorrow.

12.22.2015 I see a missed call from Dan on my phone. A single ring, NO MESSAGE. I called him back immediately and it went to his voicemail. I left a message. 12.22.2015 (today the day I am typing this out) So during my call AHS to cancel my service, after I have held for 16 minutes I finally got a human and then I see it's Dan calling! So I ask AHS to hold a moment. Dan, very matter of factly informs me he will be in my area between 12-2. I simply respond with OK. He hangs up. I switch back to AHS and tell her (AHS) that he (Dan, Service First) just called and he will come today. So. she doesn't know what to do and I say I just want my dishwasher fixed and this guy so far hasn't done it. She says she can refuse the vendor so I can get someone else. Really? Wow? Since this whole month and many AHS personnel I have spoke to never gave this option.

12.22.2015 Dan (Service First) was just here. Now he says it's my floor??? This house is 15 years old and all of a sudden the floor is too slick and he can't fix it. What? But Dan (who has the actual power, who is AHS customer not me as I have figured out) will now put in a request to send someone else. It seems to me that AHS true customer is the contractor. They really don't care about the consumer, they are just a funnel for the contractor who may or may not be any good. So Know what you are paying for. Slick! You are paying a company to funnel your business to another company. I intend to update this when my dishwasher drama resolves. Hopefully AHS will decide to actually get the appliance fixed. Stay tuned.

MY advise - look elsewhere. DO NOT USE AHS. Here is my story. My Central Air broke three weeks ago. I called American Home Shield since I have a home warranty. The contractor came, was in the home for five minutes first telling me maybe it isn't working because of the filter or maybe needs the drain line cleaned. Except that the air conditioner is not functional and mechanically doesn't even turn on! So I don't think the filter is going to make it start. Anyway after the first visit, he reset a switch and it worked for a bit and then broke and still is broken. I called AHS and they told me I have to use the same vendor that I used two weeks ago (That didn't fix the issue) or else the warranty is not valid. So I call him and he tells me to call the next day.

So here I am waiting to call him tomorrow to see if he can show up to tell me the filter needs changing even though no air is coming on (It is 80 degrees inside the house). And the clincher is that if he doesn't answer his phone (He only has a cell phone) then I have to wait two days and start the process again with someone else. So I will be without air for a week when I could call someone and have them here tomorrow if not for AHS. Merry Christmas to me!

Two things happened during our most recent claim. One, our fire area needs work and we had that repaired. I think it was $265. And the water started backing up in our sinks and bathtubs. We called Brothers in to examine it and discovered that there was a pipe burst down under the house, and they replaced that. I've spent $2,400. I wasn't aware of the warranty. When after this was all over, my wife told me that we had a warranty and that she has monthly payments for that. When I discovered the warranty on the house in terms of different works we've done, we opened it up and I called AHS. When I called them, they said that we should fax it to them. Initially, my wife faxed it in and she used a wrong number, so I faxed it in yesterday to see what can be done (Some type of reimbursement or what have you).

The service that AHS got for us was very good and they were very helpful. Brothers came in and did all the work for the plumbing, and Fireside came in and we had to work with them about three times to get them to get the right piece to start the fireplace. As far as the plumbing is concerned, it's been very good. With the fire people, we're having problems right now because all of a sudden, my wife is trying to turn it on yesterday and it wouldn't work, so we called them to come and repair it again.

I had a problem with my oven. They sent a technician who identified the problem. AHS insisted that they will order the part that needs to be replaced. It took them 8 days to order the part and they do not even calling me. I need to chase them. 8 days just to order the part. Stay away from them. They are good with taking the money but providing a very bad service.

Every call has been responded to as quickly as possible. Every contractor has handled the problem professionally and promptly. We have been very satisfied customers for a number of years (over 10, but I've lost count at this point).
