I have reported 4 plumbing problems one month ago... NO RESOLVE! The company has tried to use every excuse like: "Your water pressure is too high and you misused your garbage disposal." No verification was provided and I have present hours on the phone with at least 4 different supervisors... each time it takes at least an hour of my time. They are trying to wear me down and just go away. Note that the service contractor is supposed to report back in 48 hours... It has been two weeks and the service company will not call back. AHS seems to stand behind them and my leak and broken toilet continues to worsen.

Each time I filed a claim, which I can do online or on the phone, AHS has been more than absolutely great. One time, we had a problem with a repaired appliance and we couldn't figure out what it was but they didn't charge me any extra fees. The contractor continued to come out until they figured out what the problem was and fixed it. I'm very happy with AHS and I'm gonna be with them for a long time. I recommend them.

We purchased a new home in Florida last summer. The systems and appliances all appeared to be working well, but we requested a home warranty to cover us for the first year. This spring, when our home warmed up sufficiently for us to turn on the air conditioner, we were getting no cooling. I tested the heat and we were getting no heating either. Since the system is a heat pump, I assumed a leak in the system and loss of coolant, making the system unable to work to either deliver cool or warm refrigerant to the furnace coils. I called American Home Shield and their selected contractor was unable to get to us for three very hot days. While I was on the phone with a very polite gentleman, he said he had something he was required to read to me.
The announcement was that AHS would pay only the first $10 per pound of the cost of coolant and I would be responsible for the rest. "How bad can it be?", I thought - so I told him to go ahead and schedule us for service - our deductible is $75 per visit. A very experienced and competent tech showed up, found and plugged the leak, and added the refrigerant AT A COST OF $75 PER POUND! That sent me back to the policy with AHS. They want $1500 per year for us to renew a contract that is so loaded with exceptions it covers almost nothing.
I went to the AHS customer review site and found nothing but glowing tributes, and of course they do not allow unhappy customers who feel duped an opportunity to add this kind of review. I know nothing about this industry, but I do plan to do some research before I select our next provider, and I'm certain it will not be AHS. If the other providers don't do a better job according to their customers, I will be self-insuring, which is essentially what I'm now doing, but paying that company for the privilege.

When we had a plumbing problem with one of our toilets, American Home Shield got in touch with me within 24 hours after I filed the claim online. Their reps have always been professional and really easy to work with. The contractors, the second time, took a while to get a hold of me. I had to talk to American Home Shield to get the contractor to call again, so the last two contractors have been really slow to reach out. It took a week and I had to call to get them to call back. But once they showed up, they did a really good job.

American Home Shield was excellent. I submitted a claim online for the water heater and the contractor called me and they came out. The problem was the nozzle and the technician explained what the problem was and how he was going to fix it. He was here for a few minutes, fixed it, and we were happy. The heater's been awesome after the repair.

I have had an American Home Shield Contract for over four years. Whenever I attempt to use the warranty, they send a subpar contractor. I have come out of pocket for over $1,500 to continue to put Freon in a leaking a/c unit. It's always MY expense, so AHS will not repair or replace it. Remember that they contract with the companies, so they will always find the solution CHEAPEST for the company, not the correct thing for you, the homeowner. Save your money - it's a complete ripoff.

American Home Shield thinks I should pay over 500.00 for an appliance they cover. This is the second time I have paid 75.00 and little to nothing was covered. They have very few, if any, repair people in the area. It often takes 1-2 weeks before they can locate someone to service me. I have paid 50.00 a month for the last 10 years to American Home Shield and the last two times I needed service, I paid the 75.00 fee and they would not cover the issue OR the "uncovered" is more than what they actually pay on their end.
This instance, my hot water heater died. They will pay for the hot water heater (approx. 400.00) and the installation. I pay over 500.00 because the pipes don't merely screw in, it takes a modification of existing pipes. I requested 6 times to speak with a manager, and was not allowed to. Apparently the "breakdown" of an appliance will be covered ONLY if the event happens on the 5th Wednesday of the month of the odd numbered years, AKA you are not covered.

Replacing our garbage disposal went very smoothly. We just had to place one call to submit the request and that was it (I tried making repair requests online but now I haven't tried it within the last three years because when I did, it took me in circles and I never accomplished it so I just call. But I am a huge internet online user for service and information sharing.). The contractor responded quickly, scheduled the appointment, came and installed the new disposal, and American Home Shield honored it. The contractor had the new disposal in the van so there was no reason for two trips. He said our old unit had a crack in the case, then went to the van and brought the new one in.
We've been American Home Shield subscribers for 15 years and overall it has been good. We have elected to maintain the warranty coverage and identified that among the competitors, American Home Shield is satisfactory. And because we've been with them for so long, even though the initial visit price has continued to increase (from $50 to $75) and the annual fee is steep, we plan to renew by the end of this month.

I had a terrible experience. This was a joke and I will never trust another home warranty again. I signed up and was told that it would cover all expenses with regards to the air conditioner except the $75 service charge which would belong to me. Our air conditioner was not cooling after 11 months of it working just fine. Technicians told us that it only needed 6 lbs of refrigerant which of course they charged us $500 for and wasn't covered by American Home Shield.
The technician then proceeded to tell me there was no leak and that it was only low. I asked how it got low when it worked just fine less than a few weeks ago. She told me that someone has probably stolen it out of my air conditioner. I live in a gated community, my unit is in my backyard, and my wife is a stay-at-home mother. With those odds, it's just as likely that a unicorn made off with my refrigerant. I received a second opinion stating there was definitely a leak. This is a huge joke and American Home Shield refuses to pay for anything. Never again!!!

I started using this company for the 3 properties that I own. They all have brand new appliances so I didn't think I will need that much work anyway. I used them twice. My fridge door didn't close and didn't make ice. Their professional came, looked at it for 2 min, and told me to change the filter. Really??? Ok, I changed the filter. Guess what??? The ice maker is still not working and the door is not closing. When I called to say that it's still not working I was told that I will need to pay an additional $100 service fee for an additional person to come and fix it. Really??
Ok now the dishwasher isn't working. The guy calls and say that he can only come next week. Oh sure I'll wait a week without a dishwasher. He comes, says he needs parts. 4 days for the company to contact me for parts approval. Now they are going to order the part. That will take another 5-7 days. Only then the guy will come again. Remember he is a busy guy. Probably will come the following week. Sure a month without a dishwasher is normal. Oh and I asked that a manager will call me 2 days ago. I'M STILL WAITING!!!

At this point I am without a stove for one week. Appliance Medic tells me to give them the serial number so they can just order an electric panel and come install it. A week later they said they didn't have the part yet. Finally I called AHS after another week had passed and they said the part is in and he will come install it on Wed. On Wednesday, April 27 I electronically submitted a request for service as our heat pump (a/c unit) stopped working. After hearing no response, I contacted the company by phone on Friday, April 29th. After being on hold for approx 35 minutes, I was told that the company has until end of day Monday to schedule a service call. After not hearing from the service company, I called again Tuesday, May 3rd in the morning (10am). This time, I was only on hold for a few minutes but learned that they would call a different company to schedule service within 24 hours.
It is now Wednesday (one week from original service request) and we have not had anyone contact us to even schedule an appointment. Although this is not life threatening, having no air conditioning in the Texas sun makes it quite unbearable. Never mind the fact that if we had contacted a company directly the problem would more than likely be fixed! We have had numerous home warranties over the years and have never had to use one - based on the lack of service or sense of urgency I am glad we can fix most problems ourselves. Overall, this is very disappointing. I have already spent numerous hours on the phone, computer, etc. trying to get this resolved and have been nothing but disappointed.

As a subscriber of American Home Shield, I have been met with substandard customer service, as well as service providers. Most recently I filed a claim/case more than one month ago (third week of March) and it is still unresolved. Contacting customer service alone is a nightmare. You will hold at least 15minutes before someone answers the phone. I have been transferred from one rep to the other, which adds additional time to each call.
For my currently unresolved claim, I have had to call customer service almost weekly (or biweekly) for updates since no one calls me back, only to be given different information each time I call. It was so difficult a task that I had to begin documenting to keep up. Last week my call (and hold time) lasted more than one hour! I was informed that AHS contacted the vendor (plumber) and was told they had closed my case! How could that be when the repairs were still not done? The AHS rep told me they would address the matter personally and ensure the plumbing company would make the repair (at this time replace a toilet) and she stated she would email Contractor Services to strengthen the case, and someone would call me within 48 hours.
Yet here I am calling again today (6 days later) only to find that NOTHING was done. This time I requested to speak to the 'complaint' department or higher authority and was transferred to Courtney. Through the course of explaining my NOW immense frustration and concerns with AHS and the providing company, Courtney cut me off and told me to "stop talking over" her. What? Really?! I had the conversational floor, she interrupts ME and attempts to scold ME for lamenting about the egregious experience I've had in trying to have a home repair done that was reported six weeks ago! Clearly she is dire need of training regarding what real customer service is.
I cannot be more disgusted with this company, and am now searching through reviews of other home warranty companies, as I am done with this one. As a college administrator, I am well versed in customer service and therefore know what it looks like, and what it doesn't. American Home Shield is truly wanton in the area of customer care.

I have never written a review in the past but in this instance, I felt that it was important to share my terrible experiences with this company. A friend had convinced me to sign up with them stating that when appliances are broken, they are quick to replace them. We contacted them on several occasions. We called them initially for our garbage disposal and one of A/C units. Neither of them were working efficiently and we were told by prior servicemen that both needed to be replaced. We had paperwork to support this. However, when the American Home Shield servicemen came they stated that since the units actually "turned on", they would not replace them despite the fact that neither of these appliances worked.
The workman who came to 'service' the AC unit came by for 5 minutes, turned on the A/C, said it was working fine and then stated that I owed the company $100.00 for a visit and threateningly implied that I was submitting a fraudulent claim - irregardless of the fact that the temperature in the house on this summer day was actually hotter inside the house than outside the home when the A/C unit was supposedly working just fine. His manner was so abrasive and aggressive that my 13-year-old 20 pound beagle who is the most passive dog ever, growled at him repeatedly.
The worse experience however was with our dryer. The dryer did not dry the clothes at all - we had at least 5 different American Home Shield servicemen who came to the house and stated that they needed to try to repair it before they would replace it. These visits lasted for more than 8 months and the dryer never functioned. They finally admitted that the dryer was broken but the company that did the review never sent the final report into American Home Shield despite repeated calls from me. This was unbelievable - no dryer with 3 kids for more than 8 months. Finally, in utter frustration after less than a year, we cancelled our policy with American Home Shield. I have NEVER had this type of experience. I believe this company to be fraudulent and self-serving. What a shame that they are still in business. It's hard for me to believe that my family has had a truly horrible and negative experience with them.
Hi Marie, I am sorry to hear that you have had this experience. I can understand the frustation and I appreciate you taking the time to bring it to our attention. Your feedback is important to us and we will use it to better our products and services. I've been with AHS for over 8 years. Up until this last year, we've had reasonably fair service. But, on the last three service calls they either sent out completely incompetent or completely dishonest service companies to my home. They covered the installation of a shower drain, pan and p-trap to replace a fiberglass shower stall that had cracked. The plumber they sent out put the drain in completely crooked. It was out of level and was very difficult for the tile guy to install the floor slope properly.
They sent a plumber out to clear a clog in a bathroom sink. I informed the plumber that, due to the way the drain was piped in the wall (a hard 90* angle), the drain had to be snaked from the roof vent. The plumber refused to go on the roof, attempted to snake the drain through the wall and ended up cracking the pipe in the wall. Had to tear open a bedroom wall to repair. What a mess! A week later, the drain was clogged again. AHS sent out the same plumber and he did EXACTLY the same thing, requiring the bedroom wall to be torn open again. AHS did not reimburse me for the second drywall repair.
They sent Third Generation Plumbers (Tampa, FL) to repair a leaky shower valve. THIS COMPANY IS COMPLETELY DISHONEST! DO NOT USE!!! The tech said the cartridge was calcified and could not be replaced and had $550.00 in additional "necessary" non-covered charges on the work order. Being suspicious of this, I called a local plumber for a second opinion. MY plumber ended up simply replacing the cartridge, that Third Generation said could not be replaced. A quick and inexpensive fix that, had I used Third Generation Plumbing, would have cost over $625.00 in non-covered expenses. I complained to AHS. The operations manager refused to refund the $75 service fee. I cancelled my contract with AHS as a result. They would rather sacrifice a $480.00 a year service contract with an 8-year client than refund a $75 service fee. Stupid business decision for sure.
Hi James, I am sorry to hear about this. Your feedback is important and I will pass this along for review. I appreciate the time you have taken to bring this to our attention and I regret to hear that you have since cancelled your contract. Please let me know if you need any further assistance. Thanks ^CW

This is our first year having an American Home Shield warranty. When our washing machine broke I filed a repair request and they quickly sent out a repair company. However, that company turned out to be incompetent; they spent the next 3.5 weeks replacing 4 parts in the washer and it still did not work; that company then gave up. American Home Shield sent out another company who fixed the washer in 5 minutes (a cable was placed in backwards).
All in all, it took us a month and over $100 in quarters and 5 hours at the laundromat to get the machine fixed; my children also had to wear dirty athletic uniforms several times due to lack of easy access to a washer. When I called to complain after the first 2 weeks of no washer, the AHS service woman was very polite but did nothing to help. I am very disappointed in my AHS experience so far. My wife and I have been in this house since February of 2016. Everything seemed to be working well. On 4/21 at 4:45 am, I awoke to a frigid house. We live in Montana and the weather is usually rather unpredictable until mid to late May. I mention this because I awoke to a 50 degree house and an outside temperature of 29. I put in a service request. The contractor (whom I know and have worked with before) came over and found that the combustion chamber was malfunctioning and leaking CO2 into the house. The heat transfer box was clogged (and sealed, so it cannot be cleaned) and part of the air conditioning system (it is a central heat and air situation) was missing. I was, later that day, informed that the heater could be replaced after a bid had been submitted and approved.
As of 4/30, I still have no heat and the contractor is still waiting for an approval of some kind. I have yet to hear from American Home Shield in any way what-so-ever. By 4/29 I had had enough. I tried calling. I ended up in the phone pool for half an hour listening to Mrs. Elmer Fudd redirect my call and re-entering my contract and contact information over and over. I gave up on that.
Got on the site and started a chat session. Fifteen minutes later(!!!) I get a support person on the screen and ask for information regarding the heating system. I was told that they may be replacing the heater pending determination. When I asked about the included central air, I was told that they would only be replacing the heater. When I asked if I would then be turning in another request for service on the air conditioner, the person said that they would only replace the A/C unit because of mechanical failure. Huh??? You're going to remove it when you replace the heater. If it wasn't broken, it will be. The house came with central heat and air and now I have neither. Ten days in Montana with no heat... Brilliant.
To add insult to injury, on 4/28 I used that bathroom, not unusual, right... to use the bathroom in the house when you wake up... to have both toilets, two tubs and a shower back up to the point of running sewage all over the floor in two rooms. Service call placed, blah, blah, blah. Plumber shows up at 4:30 pm the next day, rips some siding off to see if he can find a clean-out. There isn't one. The house has been here 20 years and has never had to have the lines snaked. I'm not sure if that is a good thing or not.
An hour later, he called in for approval. Twenty minutes after that, they said that they wouldn't cover the call because the house didn't have an external clean-out 3 feet outside the house. They still haven't resolved the problem. You know... the sewage in the house and not leaving the house. I get informed that I am now paying for the call, the resolving of the issue, supplies, etc. and am asked what I want to do "'coz it's going to get dark soon". Rather snidely, I replied, "If I wanted a house without running water, no heat and no A/C, I would have bought a cabin in the woods." Of course, I told him to clear the drains.
In the process, we found that there has been a problem for quite some time. One of the shower drains isn't connected to the shower base. It's been leaking under the house for some time. It's soaked under there. He didn't fix it so I still have a rag stuffed in the drain to keep things from coming up into the bathroom even though they cleared the line.
So I now have two huge holes under my house, no heat, no a/c, and what is looking like two huge bills I shouldn't have. And, I get to have someone fix the two holes and replace the siding, so that's three bills. This warranty isn't even enough to be a joke. Thank goodness it isn't December/January. It tends to get well below zero for weeks at a time here. I know the HVAC/plumbing tech and have no problem with him. I understand that he wants to make sure he's going to get paid for the time. Not worth it.
Hello Jon, I am sorry to hear about this experience. I can look into this matter for you further and get this resolved. I had three issues, none was taken care by AHS properly. My fridge had an issue. Service guy came and checked within 24 hours. Tech wanted to change parts so he came back after a week with parts. Parts was not good, so he wanted another week. Who will live without fridge for two weeks. I had to buy another fridge from renter and moved the fridge to basement. Tech called renter after a week, renter informed the technician that owner replaced the fridge. Tech never came back again. Many times called AHS to rectify the fridge, no one came. Their excuse was I replaced the fridge. Such a nasty company.
Sewage clogged, so I called AHS plenty of time. They did not know whether it is covered or not. Finally found covered. They created a service call and no company was there to service for next 48 hours. AHS don't care. How can a water leak can be kept for long time. I had to get permission from AHS for outside vendor and AHS never paid even after getting permission.
Again sewage clogged. Again emergency, all I know their service sucks, so had to call outside company. So I was calling AHS from 8:30 am till 2:00pm to get outside vendor authorization. No proper response. I got connected one time to customer specialist, and she asked me to call when the vendor is onsite. Also confirm me that they will approve as long as wear and tear. I called and called plenty of time. Waited for hours to call to a specialist. Total waste of time. Finally technician serviced the clog and left the site. I was able to connect to customer specialist at 4:30pm to hear that they are not approving the outside authorization. Totally waste. I pay premium monthly and I have to take care of all my issues. It is really useless maintenance insurance.

Our air conditioning unit was not cooling properly on April 15th. I requested service from American Home Shield, our warranty company, for the air conditioning unit. They sent me an email on April 18th saying that they would send out a contractor from a company called GREENWAY HOME SERVICES, LLC. The contractor said that there was a leak in the indoor coil and one of their specialists was going to contact me about solution options after that weekend. He said that he was going to check the outdoor coil. I noticed that he was releasing Freon from the outside coil into the air. He also shut down our entire air conditioning unit from the attic without my permission. The specialist called me that following Monday after 2 days in sweltering heat and told me that the whole air conditioning unit had to be replaced. The specialist informed me that I would have to pay $3500 out of pocket to replace the unit.
The temperature was upwards of 90 degrees inside my house. I called a local company to expedite the solution because of the intense temperature. The local company told me that my unit did not need to be replaced and that the coil was the only part that needed to be replaced. The whole process would cost me only $900 with a one year warranty included in the price and not $3500 through American Home Shield out of pocket. I contacted AHS customer service to reimburse me for the $900 bill. I was told that I would not be covered because it was not the company that they sent. It is unbelievable that even with a full warranty through American Home Shield, I was told to pay for a repair that I did not need and they refused to reimburse me after the contractor that was sent failed to be professional.

I had a major plumbing issue and water had to be turned off to both bathrooms at 7 a.m. -- not toilets or showers were usable. After contacting AHS for service, I was informed no one could get out here until the next day. I just had Breast Cancer surgery a few days before and my sister had flown from the East Coast to care for me.
At first, the person I spoke with was helpful but when she could not get someone out to my house, I asked if I could hire a plumber and get reimbursed. She stated that AHS no longer does that and then stated "...we do not consider this an emergency." So, having no bathroom is not an emergency? I asked to be put in touch with someone else and that I was cancelling my policy as of that moment. I spoke to another person who tried to talk me out of cancelling because "...you have been with us over 11 years." I got a plumber out really late in the day but got one toilet working -- the other's seal broke and had a massive water leak which involved my homeowner's insurance having to do water damage remediation. "We will give you two service calls free."
I live in the rural area so my sister and I had to walk down the road to a neighbor's house to use their bathroom. I was given a confirmation number for the cancellation and was told my auto debit was also stopped. The next day, I receive another call from AHS wanting to work things out. They would give me 2 service calls free. No deal! I verified my cancellation of my policy and auto payment stop. I also sent an email verifying my cancellation.
The next month, my account was debited. I call again and am told it was past 30 days before I called. Excuse me! I cancelled my policy! I was informed someone would be calling me within 3 business days. 30 days later, no communication at all! (I work long hours and travel over 2 hours total for work. I do not get time to call and cell coverage is spotty in my travel). The next month, my account is debited again!
The following month I get an email that my account cannot be debited and I will lose coverage! Are you kidding me? I call again and, even though the person I am speaking with is reading everything I stated in my file, she states that before I can be reimbursed, she has to talk to her supervisor to make sure I am DUE a reimbursement. I ask her to explain what she means and I am told my file has to be reviewed.
I cancelled my policy; received 3 confirmations and was informed my auto debit payment was stopped. I was informed I would receive a call within 2 days. I NEVER got a call. A month late I get a check for one month's debit reimbursement with a curt explanation that there was a service fee for cancelling my policy. Eleven years with a company that I used less than 5 times and now a "restocking fee"? There is absolutely no excuse for the lack of AHS' business ethics. This is similar to someone hacking my checking account! Plus, it cost me $1200 for a plumber, $1000 deductible on my insurance, and the master bathroom torn apart (walls cut open, floors ripped out), and dehumidifiers in the house for a week! So much for recovering peacefully from Breast Cancer surgery! My next complaint will be to BBB.
Hello Danielle, I am sorry to hear about this. Our records do indicate that a credit was given back to you on march 21,2016. Our records also indiciate that you did speak to someone in November to cancel your contract however it was left that you would like to think about and you were not ready to make a decision to cancel so the only refund that would be due to you would have been the one that was applied back in March for the new contract (January premium). I have been a customer with AHS for 8 years. Today I received the worst CS experience from this company. The CS representative was VERY RUDE and would not allow me to explain my reason for calling. Anytime I would try to speak or ask a question the response I would get is "Like I said." My biggest concern with this company is that if you make a service call after a certain time on Friday you have to wait 24-48 business hours before you get a call from a service technician. Meaning whatever is broke you have to go without the entire weekend. I was told if it was an emergency situation they can try and have it EXPEDITED. I find that to be ridiculous that you pay for service and it's only available M-F. I hope someone reading this would take in considerations that there is not set time when something stops working. Service needs to be available on the weekend as well. I WILL NOT be renewing in July.

I never got a call from the contractor for my recent claim, so I went ahead and hired somebody else and paid for it myself. I’ve had about one or two claims a year with AHS and the response was good most of the time. We got work done to our refrigerator, and this guy out of Marlow was excellent. We also had an issue with our built-in microwave, and AHS sent a technician, went and ordered the parts, and got the microwave fixed. The biggest issue I’ve had was with the heat and air, and trying to find somebody that will show up. In four years, there have been three different contractors who have shown up and two who were impossible to get them to return for a second visit. So I called AHS and had a local contractor repair the unit and I just submitted the bill for reimbursement.

Garage Door Opener. Contractor came out. Charged me $75 for moving my sensor with his hand from one position (which is the position he put it in to a better position per him). This was a recall on the garage door opener in which they installed a new one in March. This is in fact a second recall and second problem since they installed it. I am not happy with the representative I spoke who said she had to take the contractor's word and not take what I had to say in consideration. I feel no matter what the contractor say according to her response, that AHS will side with them. He told her we had boxes in the garage which was and is a LIE and I feel I should be reimbursed for what they took from me especially when my appointment was at 1pm. He came early at 11:30 because he was in the neighborhood, (meaning it didn't cost them a thing to come to my home and move the sensor with their hands) REALLY!!!
Poor customer service, especially before the appointment was set. AHS screened the problem, set up the appointment (no one ever said, "Sounds like a sensor problem, if so you will be charged a fee"). Same thing with the contractor. If this is a problem they see happening all the time and what I said was happening matched what they see, why not exercise good customer service and say "Ma'am check your sensors blah blah blah..." If this is a new since March, install and I am having an issue "before 60 days" why find a reason to charge me when you may or may not have fixed my problem?
I live close to the airport. If it jumps off again then what??? I was feeling good about AHS until today. The mom and pops of the world they hire should not be able to take advantage of hard working citizens and then to have a reps say "Well he said this and we have to believe them" is a slap to the face. Who are we to go to for a problem with that mentality? Thank you.
Hello Arlethia, I understand your frustration with the work order. I appreciate you taking the time to bring this our attention. I paid $350 for a one year contract that I used twice, and each time I paid a $75 fee for minor services that mounted to counseling and very little work. If you make that call and the company shows up, you will have to pay $75 regardless. Most local plumbers will not charge you for no work being done. This is not fair, or it should be lowered to what it actually cost them to come out for 5 minutes, around $25. This is a scam for AHS to make money, the contractors to make money, and the consumer gets ripped off. Buyer Beware!

My experience with AHS has been astonishingly bad. The final nail in AHS's coffin with me happened about 8 months ago. The service providers they had sent out to my home were consistently late for appointments and hard to schedule. I made the decision to cancel the policy, primarily due to the wait times from AHS (I have had to wait a minimum of 20 minutes to get a hold of a live person from AHS) and the poor quality of service providers they had sent to my home. When I called AHS I waited 20 minutes to reach a customer service rep who told me I needed to be transferred to the retention department. The retention department was closed on the weekends so I had to call back on Monday.
On the following Monday I waited 30 minutes to get through to a live retention rep. The retention rep offered 2 free service calls to get me to stay. I accepted the offer, figuring I would give AHS two more chances to improve. 6 months later our clothes dryer broke again. I called AHS and was informed I would need to pay the provider a service fee. As you can imagine I was very upset, feeling like AHS had essentially stolen 6 months of premium from me. The dryer broke over on a Saturday. The next day my wife and I decided to simply cancel the service call, purchase a new washer and dryer and end our relationship with AHS.
I called the cancellation number on Monday again waiting 20-30 minutes to reach a representative who told me my 2 service credits were in the system and she didn't understand why customer service would not have told me they were there. She indicated that the member service rep even noted after the call that she missed the credits. The retention rep told me she understood why I wanted to cancel and gave me a direct number to reach her once I found another home warranty company. Two messages were left for the rep without a callback. I then called back again waiting 30 minutes to reach another rep who told me she could not email any details about how long my policy would be in place for or how much I would have to pay to keep the policy in place until my service would start with my new provider. I asked to speak to a supervisor, left a message that was never returned.
Three weeks go by and I get a notice from AHS that my account is past due. Apparently AHS took my credit card off the account but didn't cancel the policy. I asked the customer service rep what I would need to pay until the start of my policy with my new provider. She told me she couldn't calculate the partial payment but I would have to pay the past due balance plus a pro-rated share but I couldn't do that through her, that I would need to be transferred to retention for that. 20 minutes on hold, get to a retention rep who tells me they don't pro-rate policies and because I paid a month in advance I don't need to pay anything else. Essentially the exact opposite of what the member service told me. I told her I wanted to speak to a supervisor to get clarification on what the real story was, she said she would have someone contact me within 48 hours.
It's now been 72 hours without a call, I have passed this off to my wife as I am completely done dealing with AHS. We have a new policy next month, that covers more while we pay a lower premium and lower service fee. I can't remember having a worse experience with a vendor of any type than I have had with AHS. I would strongly recommend anyone looking for a home warranty choose a different provider.

In February this year, I called AHS with service issues on 3 faucets and water closet. They sent Lindsay Company on 13 Feb who fixed the closet and reported to AHS that the faucets were broken by force - all three of them (imagine that!!). While at my house, the contractor told me that they get $50 for this service and it was not worth his time to repair these faucets as it will take him a long time to order parts etc.
I updated AHS about the loose statement from Lindsay who did not bother investigating it. I requested for a second opinion and Infinite home solutions was sent on 15 Feb. They reported back that the faucets had worn out due to normal wear and tear and will need time to order the parts. This contractor unscrew and opened up my faucets and kept them open in parts as he informed me that he would be coming back soon to repair them once he gets the parts. I made AHS aware of this situation and asked them to enter this in their notes in the system.
After almost a month of no news, I called AHS who were unable to get hold of them and sent another contractor, Kintex plumbing who reported that the faucets had been opened and it would not be possible to asses them. I was called by AHS who I informed that I could put the faucets together but I will not be responsible for anything, alternatively, they could send Infinite home solutions to fix them back. AHS agreed for me to put them back so that they could send Kintex plumbing back to fix them. Kintex came back to my place on 2 April and then I heard nothing either from AHS or the contractor for a week.
I called AHS again and they sent another contractor called SWG plumbing on 7 April who fixed one of the faucets after receiving the parts for the same and reported to AHS that the other two faucets on the tub had been broken and needed access to be fixed. On inquiring from AHS, I was told that they had overturned the report from SWG for the two faucets and they would be repairing it shortly, but I would need to bear the cost of access as it was not covered. I was told to wait for the quotation from them. I agreed.
A week later SWG called me and informed me that AHS had not approved the repair of the two faucets. I called up AHS yet again who informed me that they had approved the repairs and did not understand where the confusion was and assured me that they will look into this matter. I received an email from AHS confirming that another contractor, Bailey Plumbing, had been authorized to take a look at the faucets now. Confused, I called up AHS today and was told that they have decided to not approve the repair of two faucets because these are not normal wear and tear. I argued my case as above and the fact that second opinion had reported them as normal wear and tear and even gone ahead and opened/unscrewed the faucets with the intention of fixing them. This was also the reason that a third contractor was sent to fix the faucets, when Infinite home solutions disappeared.
I think this is quite unfair, after positive second opinion, nearly 3 months of runaround, 5 different contractors, my faucets remain unfixed. Moreover, the contractor, Infinite home solutions had opened/unscrewed them, I don't know if they have broken anything in the process. I remain completely awed by how this entire thing was handled by AHS and their authorization dept. At the end I was provided with an email id, ahsclaimreview@ahslink.com and told to go and lodge my complain there. I was informed that I could not take this any further and that their decision was final. How very unethical!

However, we are currently having a problem and they are claiming they won't fix it because they don't cover missing parts. The absurd thing is THEY ARE THE LAST ONES TO HAVE FIXED THIS BATHTUB VALVE and the plumber THEY HIRED either incorrectly installed it, or left a part out and now they are refusing to fix it.
This has resulted in a massive leak that has now gone into the ceiling in the bathroom directly below this bathtub and now we have a MAJOR issue. AHS has been out several times to fix this issue and each time I complain because it's never fixed correctly. They do the cheapest fix possible, not necessarily the "right" fix. Now we have a massive issue on our hands AND they are refusing to take responsibility. They are claiming we have only been customers for 3 years and can't see all of our records when in fact we have been customers for close to 7 years! Submitting the claim with American Home shield when I had a compressor that broke was an easy and simple process. It wasn't horrible but it was a little frustrating because of the timing that was associated, which it had to do with the holidays. The technician kept coming back, which is fine, since he doesn't have the parts. But he was rather rude about it. That was a little bit of my hindrance on it. Another thing is that I haven't got confirmation in the fact that I sent my money to renew my policy with them.

So my washing machine goes out yesterday, and I submit a service request on AHS's website. I was really impressed. I could schedule service for today, with a window of 1-5 p.m. That was important because my wife is 39 1/2 weeks pregnant and she's going to have the baby by the end of the week. So we need our washing machine when we get home.
I called Sears (AHS's chosen contractor) at 1 p.m. to confirm the appointment, which they did, for 1-5 pm. My wife and I waited at home, but alas, nobody showed up. So I called Sears at 5 p.m. and was told "Yeah, he's running late. He'll be there between 5:30 and 6." So I say that I assume they'll waive the $75 service call fee since they failed to show up, and failed to even give me a heads up that they'd be late. They tell me no, I've got to take that up with AHS.
So I call AHS, and they tell me there's nothing they can do about them not showing up, and that if I want to discuss a waiver of the $75 service call fee, I need to take it up with Sears. At which point I lose my patience. I cannot stand a runaround and to see two "service" providers point the finger at each other sets me off. So I go off on a bit of a rant about how horrible their customer service is and how if this doesn't get resolved I will take legal action against them. Admittedly, I wasn't very polite at this point, but you can't just tell your customers "too bad" when your contractor fails to show up for a job and expect them to be happy.
So we wait until 6 p.m.. Still no service tech. And no phone call letting me know when he'll be there. So I call Sears - now for the third time - and they tell me they have no clue when - or even if - the tech will be there. They say he still has two houses before mine, and they don't work overtime. So I demand a supervisor, who can't do anything for me but "submit a case" and promise to "request" that a tech show up tomorrow. No promises as to time.
So I call AHS back and tell them that this is the most abhorrent example of customer service I have ever experienced. Finally I dealt with someone willing to own the problem. Mind you, not willing to waive the fee (heaven help them if they actually offered an apology with some actual meaning behind it), but they did say Sears would be coming between 1-5 tomorrow and that they'd go to a new contractor if they still failed to show up (claiming that my contract gives them 48 hours to have someone on site, although I don't see that on their contract, and they offered an unambiguous 4 hour window when booking the appointment).
In my review of the contract, I did find something telling. Twice they say that they'll terminate the contract or refuse to provide service "In the event you threaten to harm, or actually harm, the safety or well being of AHS, any employee of AHS, a Service Contractor, or any property of AHS or the Service Contractor." Seems like a fairly common sense provision and reasonable. But what's it say that your customer service is so bad that you drive your customers to that level of frustration frequently enough that this needs to be stated TWICE in the agreement?
Of course, none of this means much because you'll probably get stuck with this contract after your realtor (who surely gets a commission on the transaction) picks it and the seller pays for it. Sure fire recipe for dismal customer service. We'll see if the tech shows up tomorrow or if they are actually able to perform the service. To say that I'm lacking confidence would be an understatement.
Hello Jeff, I am sorry to hear about this experience. I can understand the frustration with this matter and I would like to assist. I will follow up with you directly to help form a resolution if the tech does not show up today. Thanks ^CW

I have had a policy with American Home Shield for a number of months on a rental property I own and had a couple claims handled great. One was my dryer; the other was an electrical issue. The third issue I have had has been handled horribly by AHS. We had a contractor out to my rental home in November to fix the dishwasher and the guy never really fixed it. The guy told my renter to run it a couple times after his first visit and it will work. A short time later my renter contacted me telling me that the dishwasher does not work properly. After having the guy out a couple more times with the guy unsuccessfully fixing the issue I was told that they would offer me money to replace the dishwasher or they could order the parts at no extra cost. The dishwasher I had in the house was stainless steel and the amount offered would not have been enough to replace the dishwasher so I decided to just have them fix it. Apparently it was the motor.
The contractor came out once more and stayed for an hour and a half replacing parts that did not need replacing and spoke in a negative manner about me to my renter. After that the contractor dodged our requests for weeks telling us he ordered the wrong parts. My renter became so frustrated with this it started to affect my relationship with them. I then called back AHS and said "Can you offer the amount toward replacing again so we can just be done with this matter since it had been 4 months" and was told "NO". So I cancelled the request and had to replace the dishwasher myself.
This is not why I signed up for this contract and my phone calls and emails since where I have requested reimbursement for the dishwasher have been met by being told that they will not reimburse me for the dishwasher. I tried to get to a supervisor and I have been repeatedly told that they cannot send me to a supervisor. All of this because they were unable to send out a contractor that could fix the old one in 4 months' time. I live an hour away from the property and signed up for this warranty to make things easier for my rental property but after this instance I'm not so sure I want to continue using a company that makes my life more complicated than it needs to be.
Updated on 05/16/2016: I have had a previous complaint closed out without resolve stating "inaccurate information" as to which I was never contacted about what exactly was inaccurate. The way that my claim for reimbursement and the matter all together has been handled has been extremely unprofessional. I was sent out a contractor that very poorly represented your company and never fixed the issue that I requested so I had to fix it myself. Although at one point reimbursement was offered after I requested it to just be fixed the contractor never wanted to come back out. He told my renter he wasn't getting paid for return visits. This is not inaccurate information, it is what occurred. You will continue to hear from me publicly and through my 3rd request through AHS claims email until this matter is addressed properly. Thank you.

I called on 4/26 around 1pm for service (my kitchen sink was backed up pouring water of my dishwasher onto the floor) and they told me my account was past due. I needed pay them first. I pulled up my bank account and found where I have send them each month's checks and I was currently ahead (my account was due on the 28th I paid on the 18th). But they had no record so I had to get copies of it all and send it to them. That took them until about 6pm on the 26th to get this entered so I could finally make a claim (which they never said it was their error that they did not apply my 159.57 (3 months) worth of checks into my correct account). After all this was said and done I am now not getting service on my house until the 29th!
They are very rude and VERY disrespectful. This is actually my 2nd time contacting them on a claim. The first one was a Saturday night. My sewer backed up. Called and they said it was covered and they would have someone call me MONDAY. I told them how is that acceptable. I could not use running water and had a flooded basement and kids. They said it's not their problem. They don't do emergency. Needless to say for what you pay and how untimely this is it is not worth the money... I will be canceling this as it would be cheaper and FASTER to take care of it all myself!

The last time I submitted a claim with American Home Shield was a year ago in November and our plumbing was all backed up. I was leaving on a cruise, leaving my disabled daughter who fends for herself, but I couldn’t get them to come. They couldn’t guarantee me anything for 24 or 48 hours, and I was a little bit disgusted. It was an emergency for me because my daughter has digestive issues and we use the bathroom all the time. I couldn’t just leave her with no working toilet so I had to get an outside plumber to come in and they were there in 20 minutes. I haven’t had any repairs since.
In the past, though, American Home Shield have come and repaired my stove and replaced my water heater. They’ve also worked on my washing machine. I now have new appliances like a new washer and dryer as of Christmas time. So in general, I’ve been pleased with them, except that one time when I couldn’t get them to get back to me in a timely manner.

If you need a company to warranty your home DO NOT use this company unless you only want to cover non-essential potential problems. If you want to cover a leaky faucet or anything that you are prepared to live with for days or even weeks then you might like the services, but if you want coverage for an essential home appliance then you should look into someone else.
I, sadly, bought a warranty contract from them. Friday 4/22/2016 my hot water heater started to leak. I immediately put in a work order to have someone look at it. When I hadn't received a call from the plumbing service that they use a contractor in my area by 4/25/2016 I called the plumber because the only telephone number they give you is the normal business line and not any type of an emergency number. That plumber told me that he couldn't even look at my water heater until 4/28/2016 so I called AHS and they found another plumber that was able to come out and check my water heater that day, 4/25/2016.
The plumber came out and said that the heater needed to be replaced so he contacted AHS and they ordered a new water heater. Today is 4/27/2016 and I hadn't heard from the plumber about scheduling the replacement, so I called them. The plumber told me that they hadn't received the new water heater yet and suggested I call AHS to find out the status of the order. I called AHS and they informed me that the replacement water heater had been ordered and was scheduled to be delivered on 4/29/2016. So, this means that if the plumber gets the heater on 4/29/2016 then he may or may not install it, depending on what his schedule is that day.
So my experience has been that AHS's response time to a leaking water heater is 7+ days. I repeat, if you want to cover a leaky faucet or anything that you are prepared to live with for days or even weeks then you might like the services, but if you want coverage for an essential home appliance then you should look into someone else.

My most recent claim with AHS was to have my hot water heater checked. I prefer to do everything on the phone and the gentleman I was talking to came about the shut off valves on top of the hot water heater. I didn’t like them, so we came to the conclusion that it needs to be changed. I purposely called it in not as a claim. I'd give A+ for every interaction I've had - from the phone to the man that came here. They're knowledgeable, friendly and experienced people. I’m quite happy with the repair done and there wasn’t so much of a problem with the thing. It just needed to be turned up a little bit and it’s been fine ever since.

I scheduled an appt with AHS for my washer. The Tech arrived and said the washer needed a timer. In about 3 days tech came back to put new timer on. Next thing I know, he is in my breaker box. Then, he says that the new timer is defective and doesn't work. He showed me that he put old timer back on and the washer worked. The only problem is it's back to just washing in cold water. My washer was connected to a surge protector, which the tech blew when he put new timer on. Tech said he would be back when replacement part came in. A few days later, I got a call from this young lady with AHS and that they wouldn't fix my washer because her secretary and the tech got their heads together and said my washer was on an extension cord and my house was going to burn down!
Actually, I was so surprised at her rudeness and the fact that never had any of my appliances been on an extension cord! I knew by the Tech's unprofessional language on the day that the part was defective, that he was upset, but I didn't think he would tell a lie about the washer being on an extension cord. Well, then they told another lie that I had a power surge. People, hello, I have a power surge strip connected to washer and the only time my power surge strip has thrown was when the befuddled tech connected the new timer. I really think he connected it incorrectly and thankfully, I had a surge strip on it!
I requested that another tech look at it and after a couple of weeks and having to explain the same circumstances over and over, one looked at washer and came up with different diagnosis, but he couldn't find a model no and said he wasn't allowed to repair without a model no. AHS has repaired same washer before. Again, I call AHS and talked to Blake, who actually was the first nice person that I had talked to. He told me that they could do a part search just as soon as they received the second repairman' diagnosis.
That was April 15. Still waiting! I can see that they are not going to repair my washer; the story they made up about extension cord connected to appliance was totally a lie. We were entitled to the repair, but they choose to lose our business. If we were in the wrong, I could understand. We feel like we have been violated and nothing we can do but cancel our account. I have recommended this company but never again. I would never want my acquaintances and friends to suffer this circumstance. I can tell by looking at listed reviews that bad reviews are marked 'factual basis uncertain'.

AHS has been pretty decent in the past, though it can take several days for their contractors to do the work compared to non-warranty service. However, I am still struggling with AHS 2 months into a pool filter leak issue. They contracted with Miller Pools in Austin to do the work. It took them about 3 weeks to attempt the first repair, which failed. I reopened the issue and now it's two months in without a fix. Miller Pools doesn't return phone calls or e-mails and if by chance I can get a hold of them, they tell me it'll be a few more days, which inevitably go by without hearing from them.
I've called AHS several times and each time they try to contact Miller Pools, sometimes connecting with them and other times not being able to reach them. But they will not honor my request to get a new contractor. It's like they are the only pool contractor in Austin who takes AHS jobs. AHS is really frustrating me with this one. Two months!!

Our dishwasher has been leaking water when it runs, not cleaning, not drying and water does not drain. This has been going on for now 2 months. We have a home warranty which covers everything in the house. Home warranty sent out a repairman in February and they replace almost everything in the dishwasher including the motor, pump, sprayer, heating element, inside of the door and have had to come back 4x because the dishwasher is still doing the above. So then the home warranty said they needed to send out a different appliance company for a second opinion. So they came out Friday and said that we needed a new dishwasher because again everything from the motor, the pump, the heating element and the door needs to be replaced.
So now the home warranty company says they now need to send out a GE repairman for a 3rd opinion. Which last week the warranty company said after the 2nd opinion vines back saying we need a new dishwasher then we will get a new one. I now have been told that it will take a week and a half to get GE to come out. Why didn't they send out the GE person for the second opinion? My time is being wasted and 2 months is a long time for a 300$ dishwasher to get fixed. SO MAD.

Pay AHS $38 a month for the warranty. Have an appliance go out on you. File a claim, they send their "authorized repair person." He/she shows up and takes apart your appliance. Tell a few parts can be ordered but if you were to fix it you wouldn't be happy with the repair. They recommend a cashout. "Authorized repair person" now takes a check from you for $125 - his fee as part of your warranty. You then wait, wait, wait for AHS to call. They tell you "You get $225. You have to pay the difference for the desired replaced appliance. That's $240." So you pay $240. $125 for "Authorized repair person" to take apart your appliance and not put it back together and tell you to take the cash out $38 a month. This is how much the appliance cost just to buy outright. This is quite the con.
Repair person gets $125 for spending 20 minutes telling you to cash out. He tells AHS it can be fixed but doesn't tell them he told you that you wouldn't be happy with the repair and everyone makes out but you. He gets $125 for 20 minutes work. AHS only has to pay you $225. You keep paying them $38 a month and you spend over $365 for the month for this kind of service.

We have had a couple of other times where we have contacted them for someone to come out and the company that they would refer us to was not always great about getting back. On Apr 3rd 2016 my washer malfunctioned so on April 4th I submitted a request for repair online for AHS to send someone to fix my machine. As it turns out I entered the wrong manufacturer of my machine so I called to them to update their system. On Apr 5 a technician came out and quickly said he couldn't repair it because he does not service the washer. I called back to AHS who assigned a different contractor. That contractor came out Apr 7 and said a part needed to be ordered and it would take 3-5 business days. I wanted 3 business days and call the contractor and was informed that the part was order on Fri April 8 and not the days the contractor came out and that I needed to wait the 5 business calls.
5 days passed and no contact from contractor or AHS. So I called AHS who said they could not get a hold of the contractor but someone would call me back on that Mon. No call so I called that Mon and was told the contractor was trying to secure a part. I called the contractor and they said they couldn't get the part and that AHS was going to order it. So I called AHS and was told the part is on back order and they are trying to get it via their purchasing department. Still no call so I called again and was told part on back order and not given an ETA. I called AHS again and was told there is a option on my account and needed to speak to the purchasing group. I was annoyed and called back to AHS to get a supervisor and was told it would take 48 hours. The rep then said he could get me to the purchasing department. I called that group and was finally informed that the part I needed was on back order until May 30 but I had a buyout.
I started looking for a new washer based on this and found something. So I called AHS and was told my out of pocket would be 456.20 and that I am responsible for installation and removal. How annoyed so I called AHS and was told there was nothing I could do. So I asked for a manager and explained the situation and he was unapologetic and said nothing. He explained the contract and said well then I could wait for the part. Then I reminded him that my account showed a $75 service fee and he said he would have to check with the contractor. I said I was told it shouldn't be there as I had paid the fee. He said he had to call them. I said the contractor would not have ordered the parts if I had not paid. He said he didn't know that.
At the end of the conversation I cancelled my plan and went with a different provider. I recognize that it was going to take weeks before a new part came. But NO ONE ever called me. I found this out by calling. Then the payout is ridiculous. Why would I pay $456 for something that did not include removal and installation? The supervisor provided poor customer service and he didn't even act like he understood my issue. Perhaps offer to credit me the $50.33 while I wait for the part.

So I said I don’t need American Shield then if they're not going to take care of the repair. So, I didn't submit a claim. And it was a $425 motor. After that, he came back again and it was the same problem. It was getting worse and he still said that they would not replace it because it has to be totally broke down and it cannot be running. So I let it go at that time. When term is up for this year’s renewal, I decided not to renew. When it's the middle of wintertime, even in Georgia, it can be cold. Why it has to be completely broken and not running without heat before they’ll fix it under the warranty when the part is basically identified that it is bad, and the bearings are making a lot of grinding sounds on the motor. I was completely disappointed with them.

My most recent claim with American Home Shield was regarding a plumbing issue. Submitting a claim online was a very easy process. You don’t need to put details, since you just have to click on faucets, for example. After that, the business contacted me and then I could give some details to them. The contractors, however, damaged the faucets. There was no need to put a plier into the faucet that was middle to middle, so they scratched it. They first tried to act like, “Well, it was too hard to open,” and I’m like, “Well, you can put something in between and not scratch it.” Anyway, they ended up replacing the damaged parts. But I still wasn’t happy with the contractors. They should be just more careful handling property that’s somebody else’s. But they did what they were supposed to and things have been working since the repair.

The most recent claim we had was something about the air conditioner. They came out and said that our air conditioner was a window-mounted one so it wasn't covered. We tried to explain we weren't calling about the air conditioner, but about the electricity. They didn't help us with that one, unfortunately. Nevertheless, we have had other good experiences with American Home Shield. Their reps have been great and are very polite on the phone. They're decent and they call back to let us know what's going on. All of the contractors they've sent out here have been really good, too. When we had a problem with our furnace wherein the heat box had cracked and the furnace needed to be replaced, they got somebody out here, and they replaced it. We didn't pay the full price for that furnace. It was about a third of the price and American Home Shield picked up the rest.
I do recommend them to my friends. I just wish they had more base of contractors that they work with so that if something was wrong, it doesn't have to be one guy who can do the repair. Instead of “Well, he can't come out so it's gonna take a week,” it would be "He can't come out so we're gonna send this guy and he'll be out there tomorrow." If they had a broader base of contractors, their service would be outstanding.

He contacted Home Shield for us, explained what the problems were, what it was going to cost to get repaired, and called us back to let us know that he had made the claim. He found out it was going to need repairs on the washing machine more than what it would cost to buy a new one, so we just bought a new one.
In fact, they did something that I did not expect. They expected the cost to repair it at $620, and we bought a brand new machine for $559. And when they reimbursed us, they sent us the $620, so it was more than what we paid for it. This was a no-brainer. They did everything for us. We have already renewed it for the next year and whatever service they have was the best I could have asked for.

I am writing this necessary complaint because I contacted AHS January 2016 to looked at and repaired the refrigerator that is still not fix. AHS has only recently given us what they call "options" to replace the refrigerator at the homeowner expense or continue to request service calls until the unit is fixed by a technician approved by AHS. Another issue we have with AHS is that they had sent out a contractor to diagnose the problem with the refrigerator. And when I called AHS 3 days after the visit they stated the report hasn't came in and they would have to request another service call to our home for the same diagnosis. While on that call with AHS I requested them to call the contractor and send over the diagnostic report while I wait on the line.
After 5 minutes AHS representatives comes back and tells me the contractor added Freon and it should be OK now. I stated to AHS that is incorrect and to request the written report, not verbal information over the phone. Even though the report I have from the contractor states refrigerator not cooling, AHS insist on sending the same contractor out to do another diagnosis. After re-scheduling to come out and diagnose our refrigerator the contractor didn't show up twice in a row. And AHS want to sent the contractor and still won't replace the unit or take the report from the last visit 2 weeks ago.
Updated on 04/27/2016: This is the second review for AHS we've written for on this site. I'm noticing that AHS doesn't value their customers and will do whatever they have to do in order to keep their 5 star ratings and will dispute/remove any reviews not in their favor. This company is happy to take you money monthly and fix the little items (leaking faucet) in your home for a small service call fee ($75-$100) but when it comes down to major repairs (malfunctioning refrigerator). AHS and some of their contractors will provide the bare minimum service they see fit to make the necessary repairs, and if the repairs did not fix the issue AHS hold no responsible on getting a resolution for their customer.

My most recent claim with American Home Shield was for a water heater. It was shaky at first, but it turned out to be really good. The shaky part was when we called in and were told we were going to have to wait for two or three days. I told them the water heater was leaking and then they expedited to get it repaired that day. We were also able to get a repair person who was closer to us than a repair person that was not even in our area. I appreciated that because it seemed ridiculous to have to wait two days when the repair needed to happen that day and we had somebody that could come that was closer to us. So ultimately that’s what we were able to do. We had to replace the water heater and AHS approved 90% of it so we were very happy with it. Both the contractors for the water heater and air conditioning claims that we were able to find that were closer in our area that AHS approved to come out were awesome and did a great job.
I just had a call the other day from AHS to remind me about my renewal. The rep took care of everything over the phone. I appreciated that they called me as a reminder to follow-up to make sure I didn’t lose coverage. They were customer-friendly and we’re very pleased with the service. Last month I requested service for two ceiling fans and American Home Shield sent an electrician out within a week. The electrician repaired one fan and said the other would need to be replaced. I paid him the $75 fee required by American Home Shield. He ordered the replacement fan and returned the following week to install it. That should have been the end of story, as the work was performed to my satisfaction and I had paid my $75 as required.
A week later, I received a voicemail from American Home Shield letting me know that ceiling fans were not covered under my policy and that I needed to pay the contractor for his services, plus the cost of the fan that had been replaced. When I called American Home Shield to discuss this issue, the agent said that "ceiling fans" are covered, but "paddle fans" are not covered. When I asked why this was not clarified PRIOR TO sending a technician to my house TWICE to repair and replace my fans, the agent had no answer for me other than that I would not receive a refund of my $75 service charge. So, because I have a warranty with AHS, I am now out $75 plus the cost of repairing and replacing the fans. I'm extremely disappointed in their practices.

AHS makes it easy to submit a claim but very difficult to get major work completed including contractors that are questionables. It's week 4 and my higher end water heater still isn't replaced, after Spokane Falls Plumbing wouldn't come out on a Friday before his vacation (one plumber shop??), then they assigned to Snappy another one plumber shop who came out, got the approvals and bailed on the job when came time to pull permit, back to first plumber who gave me a temp fix but failed to tell me recirc pump still leaking so bad surprise when I went to check. Now Spokane Falls is states having trouble finding a (cheaper) water heater that fits without any mod. So why not order new like for like of whats in there already? Somebody doesn't like the $$$ price...
AHS or contractor incentive. This isn't transparent. Other plumbers stated it could be a next day install, so concerning AHS contractors having so much trouble. After getting finally getting a supervisor involved and 4 weeks from the service request, I am now offered buyout option to pay me directly. Tempting but remains to be seen if that is a lowball. Stay tuned. Bottom line, AHS great for small repairs, ie $75 deductible to fix your faucet and horrible on big repairs like replacing water heater, HVAV, etc, and makes the process so onerous and contractors questionable. You are tempted to just pay for quality work elsewhere. I think that is a AHS strategy.

He took the dishwasher apart and said that it was going to be scrapped or have to have major repairs. He reported it to AHS and then AHS called us back to let us know how we needed to proceed. It was more to repair the one that we had than buying a new one, so we just bought a new one.

We do not want to leave the garage door open overnight or things will get stolen, so we contacted a local company. They came out immediately and did an outstanding job for a fair price. That caused my husband and me to realize that if we ever have the air conditioner or heater go out, most likely we will have to wait 24-48 hours in a very cold or very hot house. No thank you - going forward we will put the $65 in savings each month.

It cost $75.00 for them to tell me that it was a preexisting condition that would NOT be covered. He of course recommended a whole new unit instead of fixing it and then said it would not be covered. The repairman called AHS and they called me saying the a.c. repair would not be covered. The repairman said that it had not worked in months. Something I know was not true.

Because AHS did not ask, I was required to call, get an approval for the 2nd unit and pay two services fees, while the provider was at my home. Fortunately, I was able to get through to AHS. When the hot water tank broke, AHS approved installation for a hot water heater that did not fit in the space and suggested we contract with our own HVAC specialists to raise the foundation so the hot water heater could vent properly. We live in Denver, a large city. Not one HVAC specialist we called would come in behind someone else's job and finish it, we were told. If AHS replaced the broken water heater with one that, the installation could have been completed. Instead, we had to buy the bigger hot water heater on our own (another $500) and hire someone to install it. Time without hot water = 7 days. Unacceptable.
If you have an option, take the cash payout and do not let AHS send a contractor to do the work. The payout option was not offered to us upfront but we were told later by AHS representatives we should have asked for the cash payout. We initiated an appeal and the appeal was denied (no surprise there). Customer service representatives were rude. We spent more money managing this single repair than we did to purchase the warranty.

It was only after my parents reached out to AHS that they were provided with the policy at least a month after settlement and after they had to make electrical fixes to the house to avoid a hazardous condition.
When they attempted to call and have the work covered after realizing they did not follow the correct procedure they were given a complete run around. No supervisors to speak with and no calls back from supervisors. Instead of being able to speak with someone they were told they need to submit a mail. This complaint is being filed against American Home Shield of Virginia, Inc. (“AHS”) regarding a breach of contract related to a home warranty policy. I purchased a home warranty contract known as the “3x3 Combo” plan which became effective on March 23, 2016. Under the 3x3 Combo plan, both residential home systems and appliances are included as covered under the policy as of the effective date. The appliances covered include garbage disposals under the policy. Under Section A.2 of my policy, it states the following:
Insufficient maintenance, rust, corrosion, or sediment; Improper installations, repairs, or modifications; Mismatched systems where the indoor and outdoor units were not property matched to each other in capacity or efficiency for proper operation; and Undetectable pre-existing conditions which are defects or mechanical failures that could not have been detected by visual inspection AND / OR simple mechanical test.
"A visual inspection of the covered items verifies that it appears structurally intact and without damage or missing parts that would indicate inoperability. A simple mechanical test is defined as turning the item on and off to ensure that it is operational. While turned on, the item should operate without causing damage, irregular sounds, smoke, or other abnormal outcomes.”
I moved into the residence covered by the AHS 3x3 Combo plan on March 24, 2016 after having visually inspected all systems in the home prior to closing on March 21, 2016. Prior to obtaining the AHS warranty policy, I confirmed with AHS that no special inspection would be required by AHS and that all systems covered under the 3x3 Combo plan would be covered under the policy as of the effective date of the policy.
Between March 24, 2016 and April 17, 2016, the systems and appliances in my home worked flawlessly; however, on April 17, 2016, I noticed a small leak coming from the bottom of my kitchen, under-sink garbage disposal. This was the first time a leak had occurred, and so I proceeded to file a claim under my AHS policy. On the morning of April 18, 2016, AHS sent a firm called Total Plumbing, Inc. to my home to repair the garbage disposal. The technician for Total Plumbing Inc. opened the doors to the kitchen sink, and without even turning on the water or the garbage disposal, said, “This is not covered. This is not going to work out for you and I have to call your insurance company.”
Without even establishing that there was a leak or where the leak was coming from, the technician said there was a crack in the garbage disposal that, “must have been there before we moved in.” Per Section A.2(d) of my policy, the garbage disposal worked through a simple mechanical test when it was turned off and on with no leaks. Further, Section A.2 of my policy notes coverage of normal wear and tear “following situations prior to and during the contract term.”
The very nature of a garbage disposal is that it vibrates significantly in shredding food debris put down a kitchen sink. AHS is denying the claim on the opinion of a technician who looked at it for 30 seconds without even turning on the water or the garbage disposal and said it must have happened before we moved into the home. AHS has no grounds to make a definitive claim as to when a crack would have occurred in the unit given the mechanical nature of a garbage disposal, and even if there was a pre-existing crack in the disposal, the fact that the unit operated without leaking based on a simple mechanical test per section A.2(d) of the contract provides that the disposal would be covered due to a malfunction that occurred only after the policy covering the appliance became effective.

My rental property suffered a little bit of roof damage resulting in a leak, and an interior ceiling and wall water damage. Submitting the claim at American Home Shield was remarkably easy. I got very helpful people to get that part going. The only problem I had was the adjuster who came out did not notify me he was going to be at the site. I contacted my tenant, and apparently, the adjuster was in and out in less than 15 minutes. I don't know how much of the roof he actually saw but he didn't go up there or do anything else. My tenant and I did the interior repairs because the allotted money for the claim did not cover what the roofer needed. So the roofer repaired that section of the roof and basically used all of the money I got from American Home Shield, plus several hundred of my own.
I also provided the Sheetrock, the labor. My tenant, who enjoys painting, was kind enough to paint the interior, and it came out looking great. But cost effectiveness was not quite as good as I would've liked. I don't want to make a profit on a little quirk of nature but the estimate was way lower than the actual expenses turned out to be. My dishwasher broke and it turns out it was some sort of thermal fuse. It was very easy filing the claim with American Home Shield. I can do it by phone or online. Most of the time I call them. I’m in my 60s. I like to talk to people and not machines. Afterwards, American Home Shield contacts me immediately. They’re great about that. This time, they got Sears to come out. They assessed and fixed the dishwasher. However, within 10 days of the part being replaced, the same part goes out again. I had to wait seven or eight days in between the breakage for AHS to get someone to come out. My wife was not very happy at all about this.
For the second visit, American Home Shield authorized Sears to only put the same part on again. A couple of days later the dishwasher didn't work. The Sears technician came out and told me he thought it could be fixed with other parts and he said it’s going to take 10 days to two weeks to get the parts in and reschedule an appointment. I didn’t want to wait and I told him to scrap it. I didn’t understand the American Home Shield policies. When they called to make me an offer, they would only offer me the price of the parts as the buyout. I didn’t know what "parts buyout program" means, but now I do and I will never do that again.
I told American Home Shield that I get this is my fault because I wasn’t listening carefully enough. I told them, “Just cancel that. Go ahead and you tell Sears to order the parts and you come out and fix it again.” Only when the technician says it’s no longer serviceable will AHS allow me to replace it. I have had a lot of learning experiences but right now I’m going on about two weeks without a dishwasher. I’m still waiting on the parts to arrive, which should be FedExed to my house. Once they get to my house, they estimated they should be here by the 20th.
The other irritating part is I know the dishwasher’s going to break again because they actually said they thought it was going to. In my mind American Home Shield will have paid because I only had to pay the first deductible because it’s a repeat service all the time for the same thing. This is costing American Home Shield as much money if they were to take and do a buyout on the dishwasher and then let me go get a new one. But besides that, everything else I’ve ever asked AHS to do has been fantastic. They’re a good insurance company. It's been excellent with them but I need to pay more attention in the future.

The AHS reps were helpful. They keep trying to fix them due to the replacement cost. After 8 months of working with AHS, today I was told they are still reviewing what to do the two appliances. I have ~ 20 calls into AHS on this issue with no solutions. Same story every time, "we will talk to the contractor" or "we will get back with you in a few days". Horrible experience. The company uses a delay, deny, delay tactic and will do anything it can to get out of paying a claim.
Updated on 4/20/2016: I posted the follow review last Friday and the company disputes the claim. The company has reached out, but neither issue has been resolved. The appliances that have been broken since last August are not repaired. The company is unable to repair the dishwasher and is making us once again reach out to find another contractor of which will be the 3rd time we have had to look for a contractor on our own because no contractors in the area will work with the company and we have to personally guarantee payment to the contractor. The last contractor to attempted to fix our Viking dishwasher no fewer than 7 times with no success.
Since the company is switching gin contractors again, we will once again need to pay an initial service fee for another new contractor out of pocket. Our Viking Microwave is also still un-repaired after 8 months. The company has offered to replace it, but at half of the $1,500 it originally cost to purchase the original item. I have disputed this with the company and am awaiting a response. 8 months is too long to wait on both items. I am not sure how anyone could am wait this long for something like a heater, AC, water heater, etc.

American Home Shield sent out an HVAC Outfit to check my AC system, which is a covered system in my plan. The technician found the system to be near empty and said it would need to be charged to check for a leak. They wanted $1020.00 for the freon gas (12 lbs). YES, that's ONE THOUSAND TWENTY, for just the gas, which American Home Shield would pay only $120.00 of this fee. That's $85.00 per pound, a total rip off. I'm involved with the industry, myself, and offered my own freon; the same r22 they were going to use. They said they couldn't use mine!!!
American Home Shield wouldn't help me. This is also after I paid 125.00 for the field visit. I've canceled my plan. The compressor is no good, which I told them, and the new system needed, doesn't even use the r22 gas. The field tech also told me I needed a new evaporator coil because mine was no good and MISSING PIECES. I took it apart and had it tested. There's nothing wrong with it.
Hello Sal, I am sorry to hear about this service experience. I can understand how frustrating that is and I appreciate you taking the time to give us that feedback! The contract only covers 10$ per lb anything over that would be the homeowner's responsibility. I do understand some technicians may have a high cost for the freon but please know that we do have the option of cashing you out for the covered repairs for you to get the work done by another licensed and insured tech of your choice who may have lower prices. I do apologize again for the inconvenience that this may have caused. Thanks ^CW

The contractors AHS sent to fix my furnace were really good, nice and professional. They fixed my furnace and it’s pretty brief. They asked where it was, went upstairs, fixed it, told me what the problem was, and then went.

We had two claims with American Home Shield for our hot water heater. I did the automated thing. I called it in and it put it on the machine. They called back later and set it up with a plumber. They took care of it. I have talked to their reps before, though, and they were always courteous and seem to get things done right away. For these claims, the plumber was very good. He took care of the problems and was gone before we knew it. For the leak in the water heater, they replaced the valve. For the surge tank, they replaced it. They were very courteous, quick and they did everything completely. They did a good job. Everything was done on time and I didn't have to wait for anything. Everything is working fine.

I've had a hose bib dripping since January. AHS sent a trade company out to repair it. They've been to my home 4 times. The hose bib is still leaking. I've had to be at home from work 4 times. Lost wages. My water bill is twice what it should be. I've called AHS numerous times. I've talked with customer support staff and been put on hold for 20 minutes at a time. At that point I'm put back into the automated system. I've asked for a different company to come and repair the leak. I've been told that would require yet another service fee of $75 from me.
I've asked to speak to a supervisor at AHS. I've been told that none are available and one would call me back. No call received. I've been told that that someone from the AHS complaint department would contact me in 24-48 hours. No call received. This has taken up a lot of my valuable time and effort with still no results. I want a full refund of the $678 that I paid to AHS for service since they have not been able to deliver and live up to the contract.

I called AHS and put a claim for my dishwasher. Their reps have been fantastic. They wrote everything down and contacted the company which got back with me within a couple of days. The two young technicians who came out were extremely knowledgeable in what they were doing. They pulled out the old appliance and put a new one in. They replaced some old tubing and did more improvements. I liked that they simply didn’t throw something in and use old stuff after they knew that was going to break apart.
I also purchased an extra electrical cord because my dishwasher was 17 years old and they weren’t sure what kind of hookups I was going to have. Then I was told that I didn't need it so Home Depot should reimburse me for the extra cord that I had purchased. They couldn't have said anything about that and charged me, but they didn't and that was good. They were also very nice since they cleaned up after themselves. I did have a little bit of water under my sink that they missed but it’s not a big deal and I caught it in time. So everything’s great and they’ve been very good where I’m concerned. I've had very excellent service and I'm very satisfied, that's why I had referred a few people to American Home Shield.

I had a good experience with Home Shield. I had them come out for the pool recently, and it has been easy and quick to submit the claim with them. My interaction with their rep over the phone was succinct. The contractor they sent was helpful, and I had a quick and easy interaction with him. AHS is always dependable, and they had good contractors to come out.

I have had my home warranty with AHS for 13-14 years. Over the course of these years the coverage was exactly what you read in the fine print, only repairs. Does not matter the cost of the repairs may be $50 less than getting a new appliance they are always going to repair it. The current complaint is our AC, while it works fine, every year we pay to have someone come out to service the unit, and every year they find something wrong with it. The unit is about 28 years old and just won't give up. So they will piece it together to keep it going rather than put a more efficient unit on the house. It pains me that with the cost I have paid AHS I could have paid for a new unit by now. But as soon as I cancel or do not renew that AC will then die.

We only had to use American Home Shield once last year and the experience was very well for us. I had an issue with an air conditioning unit at a home that I lease. I called them about it and they sent out one of their representatives that they have for taking care of the claims. They fixed the issue and all was taken care of in due course. American Home Shield is very beneficial to myself and to the tenant.

I have multiple properties that AHS covers for me and as far as I'm concerned, I haven't had a problem with them. The process for submitting claims was fine. They got a lot of call volume, so I was on hold for a while. But other than that, once I get somebody on the line, they do get something done. Their rep was very nice, courteous, and knowledgeable. The contractor who came out recently haven't come back yet to complete the problem but they told me one time that they’ll call me back and tell me they're going to try to get out today, maybe tomorrow to do the work. But they haven't done anything yet.

I had another home warranty company before and didn't like them because I put in a couple of claims that they disapproved, saying the units that were failing were too old, so they wouldn't replace them. So I contacted a couple of people that I know and they gave me a couple of references to people who have AHS. I contacted these people and they said they're more than happy with AHS. They had no turn-downs and AHS never said anything about the appliances being too old. That's why I went with AHS. I would recommend them.

About a year ago, my air conditioning died so I submitted a claim with American Home Shield. After six or seven service calls and three weeks without me having air conditioning, they replaced it. They didn’t want to pay for it initially and as a consumer, I had to be persistent. They messed around so much and eventually, it ended up costing them more money than it should have. Nevertheless, having American Home Shield gives me peace of mind.

Back in Jan. 2016, I contacted American Home Shield because we had water pouring down in my son's closet from our upstairs bathroom. The representative was pleasant and advised - they would send someone out ASAP! Three days later a plumber from Discount Contractors came to our home. He cut a huge hole in the ceiling, climbed up into the ceiling and said "You have a pipe missing from your tub" (how is that even possible?). The plumber called AHS and they denied our claim but wanted their $125 deductible. The plumber then goes to his car to call Discount Contractors and get some tools and then tells us in order to repair the leak it would cost $550+. We call AHS back and they said there is nothing they can do for us. So we pay the man, then he says he can't fix the big hole in our ceiling, AHS will do that!!! Then 2-3 weeks later after calling 3 times, AHS sends a guy to patch and I do mean patch the ceiling.
Now on April 9, 2016, our son comes yelling that his closet is raining water again. Upon inspection we notice the water is coming from the same spot that was supposed to be fixed. Now the fun begins. I called AHS and was told there was nothing they could do, we have to deal with Discount Contractors. DC said we had to deal with AHS! After calling several times I finally spoke with Carmen a rep from AHS, who apologized for the way we've been treated and is sending a new contractor to our home ASAP at NO CHARGE (received an email confirmation with $0 cost)! Great. Tuesday morning a gentleman from Plumbright Plumbing INC comes to our home, cuts another hole in our ceiling and informs us that the problem was never fixed (you think). After fixing the problem, he calls AHS who tells him that our claim is denied and we must pay Plumbright's fee of $125.00!
After calling and speaking with 7 AHS reps and leaving a voice message for a supervisor (who never called back) each rep stated that I was never told there would be no cost (but I have the email) and I need to refer to my contract agreement. We are now out over $600.00 and another big-ass hole in the ceiling! Dealing with both American Home Shield and Discount Contractors has been a nightmare and I will NEVER use either company again and strongly advise others to beware!!! RIP-Offs.

This is the third home we’ve had American Home Shield, and we’ve been satisfied. We call in to submit a claim and they say that they would send it to a service representative. And they'd call in and would fix within three to five days. Sometimes they need parts so it takes a little longer, but overall it’s been satisfactory. Our most recent claim was for the air conditioning and they sent people out to fix it. Their reps are professional and some of the contractors had been professional but one or two haven’t, so we'd request another one and AHS would do our request. Everything’s working since the last repair or we’d be calling.

I submitted a claim to AHS for my water heater and it was a bit challenging. I tried to call and the lines were busy for a couple of hours. I couldn't get through so I went to their online process, then the online wasn't very easy to navigate. I ended up calling again and I finally got through to them via phone. Our water heater kept breaking down and I kept insisting to American Home Shield, that the water heater needs a replacement because it's over 10 years old. When I got a hold of someone in the department, the person who answered the phone said that I need to move it up to a supervisor. And when I talked to a supervisor, I explained I have four children, had no hot water for two weeks and needed to get somebody out immediately. The subcontractor at that time had told me it was going to be another week so I told AHS to do something to expedite the process but they would not. They said it's up to the subcontractor.
When I called the subcontractor, the buck got passed back and forth. At one point in there, I called out a private handyman to come out and look at it, who confirms to me that it does need a replacement. So that was out of my own pocket to call that party out and then I ended up calling one of the owners of Sundance, one of the companies that came out to me. I explained to them the problem and what American Home Shield was doing.
He totally understood and told me he'll make it happen. And he ended up calling this person that was off that day, to come over and try one more thing. They put in another part that was working, but the heater still failed. So they said, "We're going to get you a new one right now." Sundance did make it happen and got me a water heater that day and not made me wait another week. I've used AHS in the past for other things and things went well. This is my first poor experience with them. They’ll get the job to happen but they won’t push for anything to be expedited.

I recently had American Home Shield come in and replace nine smoke detectors throughout the house. Calling in the claim was a very simple and pleasurable experience. It was really easy to get through the system. Also, the contractors arrived on time, called to make appointments real quick, and were on time with their follow-ups as well. The repairs are good so far and they did a great job.
