    Years ago before I even owned the house, I managed a rental property and those owners had American Home Shield. I was so impressed with how quickly things were handled. I also really liked how it worked and there was one simple monthly fee. So when we bought a house, we waited just a little bit and then we got the American Home Shield. They have worked on our garage door, our air conditioner and now, our water heater.

    We have this big water heater that someone can fit inside and then there is a smaller beach ball-sized thing on the side and it was leaking really bad. So, the technician replaced that 'cause that was shot. Then two days later, we went back out and the actual water heater that as big as me was leaking really bad at the bottom. So, we called and told them about it. So he replaced it the same day and that made me really happy. We have a puppy and so we're washing our hands a lot. So now we have nice warm water to wash our hands and wash the puppy. Overall, I’m thrilled and satisfied with American Home Shield. I'm happy with Hughes Plumbing as well.

    We had a number of toilets in the house that were either continuing to run constantly or you would have to hold the flush valve down to make them flush. Then, we had some plumbing issues like leaky faucets, clogged drains, et cetera. Typically, if I'm going to submit a claim for one item, I can go on to the American Home Shield website and submit a claim for an item or two. But since I had multiple items, it was best to call in because we couldn't list that there were four toilets that needed to be worked on.

    The tech who came out was Tyler and he was very respectful. He wore his mask and asked specifically which area I wanted him to start with, which was nice when you have multiple items that needed to be repaired. So I felt like he was very professional and very kind. He seemed to have been an immediate fix for everything. One of the toilets was making the intermittent water sounds like it was refilling the tank, then the other two, you would have to hold the handle down completely. Then I had one sink where he had to do the 100-foot snake. So, he felt like he went pretty far with that.

    As he went to work, he would ask me to come into the room so he could show me what he was doing on every single job and and I liked that. It wasn't like he just disappeared and did his thing then said he was done. So I knew what he was doing and I felt pretty confident that he would have found the leak. He put some chemicals in the drain and told me to let it set for 24 hours and not to use the sinks. Then after he left, and over the weekend, we were still having problems. When I called his company back, they were quick to get me back on the books and get them out here for a second time. So I was highly pleased with that company.

    I've been with American Home Shield since 2011 and in the beginning, I couldn't ask for better service. Most of my family and friends use American Home Shield as well because I converted them over a number of years ago from whoever they were with. I told them that AHS was the best company and they all needed to use them. After we moved to Austin, we got American Home Shield both on a duplex that we owned and in our main residence. Unfortunately, when it came time for renewal, I was offered via an email to come back for $100 off. Instead of it being $1,300 dollars for the year, which was what I've always kind of spent, it was going to be $500 a year minus the $100 off, putting me at $400 for the year. I thought that was even better and I signed up for it. But as they say, you get what you pay for.

    At the time when I was paying the $1,300 dollars for the year, if I had a dryer that went out, American Home Shield simply would say they'd handle that then they would send me a list of three dryers to choose from. This happened when I was at my house in Tyler and within a week, I had a new dryer and I was in awe that it happened that fast. But this time when I was in Austin, I had two washers and two dryers in my home and within a week, all four of them started acting up. I called American Home Shield and I spent two and a half hours on hold just to get through to someone. Every time I called, it was always that way. So that's one thing I'm not crazy about. I have five kids and I’m a very busy person. I'm also in school full time and I don't have an hour and a half to wait. The last time, I was on hold for two hours and 34 minutes, and my call was a little over three hours by the time I got to someone.

    Then, I had a man come out to fix the washer and dryers, he was with Climate Control Services and his name was Fred. He was not professional and he was not nice. He was rather rude and when he came up to fix the washer, dryer, and the icemaker, he left screws in my floor. I stepped on a screw and it was from the icemaker. He did the same thing in the laundry room. He left trash and the things that he should have taken with him. And when he left, only the icemaker was fixed. So I called American Home Shield and I told them about him. I told them that I didn't want him in my home, that he left a mess, parked in my driveway, and didn't wear booties or mask or all the things that you expect.

    I asked AHS if they could please send anyone else and they gave me the number of A&H Services. They said they've assigned the contractor to my home and I'd be receiving something within 24 hours, but a couple days went by and I still haven't heard anything. So, I called the number and I realized it said “Fred” on the call. I asked if it was A&H Services and he said yes. So it was the same guy and he just had two different companies. I called back American Home Shield and told them that I didn’t want this guy in my home. They said they were sorry and that he was the only one in the Austin area that provides the services I needed. But that couldn't be true and I was so angry.

    In the end, Fred turned in that one washer but he was unable to fix the two dryers. And he was recommending that they be replaced but I've only received an offer for one washer and one dryer. So I called him and his partner said he was out of town and he would have him call me. But I never heard anything back. Two weeks later, I texted back and asked if he ever turned in the second dryer. I told him that American Home Shield emailed him and asked if he could please respond to the email. He said he already handled all of that before and that he turned in two dryers and one washer.

    This all started back in June and now, I just went to Lowe's and bought two new washers and two dryers. The amount that I was given for the washing machine was $619 and the amount that I was given for one dryer was $958. But the washer and dryer that I bought were 1,199 each and I had to buy four of them. That's not cheap. So now I'm concerned if American Home Shield is going to give me the money for the second dryer. These washers and dryers are comparable to what I had, but the amount that I was given wasn't comparable to what I had.

    All in all, I don't see myself returning to AHS after my policy expires in January. Gone are the days where if my washer and dryer weren't working, AHS would just order them and send them out and I didn't have to go to Home Depot or Lowe's. I spent four hours out of my day trying to find the right washer and dryer, trying to find something that was comparable to what I had, and trying to find something that would even line up closely to the $600 and $900 that I was offered. And the irony of this is the dryer that they offered me for $958 was one that they replaced two years ago when I moved into this house. So I shouldn't have had problems with the dryer.

    As of today, I still don't even have a second dryer offer to replace that and when I called American Home Shield, three times now, I've been told that that the rep I got was going to research it, figure out what was going on, then call me back. But of the three that said they would, no one called me back. So I don't even know who to call because no one seems to really care anymore. I even told the guy that I talked to the last time that I don't know if I'm going to return to them after all this is. He said he was really sorry to hear that but didn't do anything about it. I lost faith in the fact that I'm not going to get anything. No one's going to help me resolve these issues, so I'm just going to pay for these myself and I’m going to move on. I'll be better off if I just put $500 a month in a savings account, then if something breaks, I’ll fix it myself rather than waiting.

    The furnace was leaking. My thermostat went blank. I was told if water gets to a certain level in there, it trips and shuts the system down. I called American Home Shield to file a claim. I've talked to the contractors and asked a lot of questions. I'm interested in knowing what was going on and what happened. They actually showed me the part that was bad and such. They replaced my furnace. Everything is working fine now. I've recommended AHS to several people and in fact, they’ve signed up because of my recommendation.

    The first plumbers came out to fix my toilet and after they wrote the report up, American Home Shield denied it. So, I got a second opinion and Plumb Genius came out. They were able to fix parts of my toilet and it works fine now. They did very good work. Outside of my toilet getting fixed, there were two faucets that needed to be fixed and I'm still waiting on that first claim with Affordable Leak on those.

    The amount of time it usually takes to get an appointment instead of trying to call somebody myself is about four to five days. I've only done a few claims, so maybe it just happened to be those days. Maybe American Home Shield could have it easier to get an actual hold of somebody because it usually takes a while and you have to wait online for an hour and have them call you back. Also, the last time I spoke with somebody, they were in the Philippines so their accent was a little thick. So it was kinda hard to understand sometimes. But overall, it was a very good experience working with American Home Shield.

    Recently, I had an AC tech check out my air conditioner to see if airflow was moving evenly throughout my house. He discovered a different issue that was causing an airflow problem.     I called and American Home Shield had Sears come out for a Kenmore dryer. There was a problem because they never showed. When I called back, the office was closed. But when I finally got through to someone, they did fix it. The man that did come out did a very good job. He repaired it the same day. It turned out he had to replace the fuse and it was all good to go. I appreciate the rapidity with which he fixed it. Also, he was able to come in and do it and not interfere with our household routine at all. I was very satisfied.

    Sometimes my interactions go well, and then sometimes it's to the point where Home Shield has a lot of people who don't speak a lot of English, that understand what you're saying, but you can’t understand what they’re saying. I spent a lot of time on that. You try to rephrase some of your words and try to go slow to make sure they’re where you’re at and they fully understand what you're saying. They would say that they understand and then they come right back and what they say to us, you know that they didn't understand what you said. And then with the calling, lately, I found out with that number, if they send you a call, they say “urgent”, you can go back and dial that number. And that can help you get through quicker versus before I knew that and you call with the regular number, they have you on hold for a long time before you get answered.

    The last order that The Lindsay Company came out for was for my toilet. They completed that. But I had an issue that never got resolved about my house. It has been a year now. When I purchased my home, Home Shield knew that this was a used and an older house. And when I went to my closing, they told me, “Hey, get a Home Shield. It will cover your house. It’d been an older house. Home Shield warranty your stuff. If anything with you going in that you find was wrong, you can just let them know and they will take care of you. You just have to pay a deductible.”

    It came around to where my tub just had started like a little drip. And I was like, “Okay, well let me let them go ahead and fix this as I have the insurance.” The first one, they sent out another company, and they checked it. What it came to was the faucet and everything that's in the bathroom was the original part that was in there since the house has been built. They said that they had to get back in touch with Home Shield and see if they want to replace it. The tech said that comes from force. He said, “But it is old. It’s the original part." I said, “So when you say force, it’s some damage on there?” He said “Well, you probably wouldn't call it damage.” Normally, he wouldn’t either. I said, ‘Well, let me take a picture of that.”

    He got in touch with Home Shield. They never came back so I called Home Shield back and I called that company and asked them if they got in touch with Home Shield. She said, “Yes, but they said that they not gonna repair it because it was forced.” I said, ‘No, it ain’t. Ask someone else ‘cause there’s no force." He showed me the little plastic thing. That was when Lindsay came out. They were my second opinion. They checked it and they said the same thing. This is the original faucet. It looked like it has never been changed out from when the house was first built. It's old. It’s the original one. But I didn't tell them what the other people said. They said, “This right here is stripped and it just come from all the time with people maybe have to go in them and do something. Not me but people before me.

    I said, “Okay. Basically, y’all saying what the other company said.” I can't understand why they denied that. I just moved into the house. They escalated it for me and I talked to some old people and I told them what they said and they said that was Home Shield's policy, and I said, “Well, that’s kinda bad because I'm thinking y'all know this is a old house. It’s different if I did something to it. I didn’t. This is the way it was when I purchased the house.” I feel if Home Shield took my money and they put me in this contract with them, that should be covered if these people are telling them that that is an old faucet and that’s the original faucet from when the house was built. That’s 20 some years. The end result is they’re not fixing it. I’m very dissatisfied because it's misleading. I heard that from multiple people. I didn't even know that they had Home Shield, and they also said that it is misleading.

    I had AHS for approximately a year now. I changed about two years ago and I went to another one which was lousy and even though they took care of their stuff, it was not good quality, and I couldn't take it, so I came back. They're good before and they're still good after. The only problem I had at first, was receiving a letter saying the bill was not paid. I called about three or four times. And then the last time, I decided not to call anymore because no matter how much I talked about it, nobody was gonna change it. So I haven't received any lately. And that's not exactly taken care of. Then sometimes, I don't know whether they have people that speak a different language. Sometimes, we also have a problem understanding what they're saying. Recently, we had an electric issue and RJ Wiggins was sent out to take a look at it. Everything went beautifully. He had a mask and he showed ID. He did the job well.     The condensate pump was broken, so it was causing the area around the heat pump to flood. I did a claim to American Home Shield on a Friday. So, it was Tuesday that the tech came out. Once he came, he diagnosed everything. He had to go back to the shop to get a pump because he just used the one he had. Other than that, it was timely and he got it done fairly quickly. This is the second time I've had American Home Shield. The first time, I had it for two and a half years and this time, it's been a month or so. The first time I had it, there was a small issue on the time frame in which they came and did the repair. I was almost a week without a dryer. But this time, everything's been kosher.

    I moved into an older home and a lot of the appliances here are 12 years old. No one in the plumbing industry or the kitchen appliance industry wants to replace or fix something that's that old, they'd much rather sell you something new and install it. I'm widowed without anyone to help me around the house. I really liked the comfort of knowing that with a service call of $100 plus the $45 a month membership fee, I don't have to worry about a $1,600 dollar hot water heater being installed as an estimate or a $2,000 rip-off microwave built-in to replace something that could be fixed with a part.

    What AHS tries to do is always try to first identify if it can be replaced with a part. To me, some of these older appliances are more reliable than the new ones. New things are coming in with a lot of frailties and they don't always last longer than their warranty. So I'm very satisfied. There's a level of comfort, ease, and confidence in working with someone like that. I covered a lot of things with AHS and I'm not concerned about them. Also, I noticed that they're trying to expand and do more in the way of helping homeowners. I'm getting a notice now that they can check my furnace. I have an old furnace and they can come, check it out, and clean it up for a small fee.

    North Star came out for a microwave claim with AHS. The man that came was very pleasant, very neat, and very capable. He identified the problem and was reassuring that he could find the part. He put everything back together neatly and cleaned it up in the front where you've got the nice shiny cover to everything. You wouldn't have even known he was here when he left. He said that he would notify us when the part came in. The part came in about a week later and he was here the next day. He brought it all out again and put it all back together. He was very nice and I liked him a lot. I was very pleased AHS sent North Star.

    We had an issue with our water heater. My wife put in a claim to American Home Shield and the first guy they sent didn't know what to do. He had never worked on our kind of water heater before so we had to wait another day for another tech to come out. When that person came, he didn't need any parts. My heater started to work after he messed with a couple of things. He was concerned though that a part might be going out. He did say that AHS wouldn't replace a part unless what I had was actually faulty already. I'm waiting to see if my heater cuts again. Earlier in the year, we had another claim with AHS for our disposal. Something was clogged up and the tech who came was able to remove it. It has been working since then.

    American Home Shield's service was really good with our garage door claim. Hometown Garage Doors was our contractor. I spoke to a gentleman over the phone every time to schedule and he would call me and tell me what was wrong. He was really nice and knowledgeable. I liked him. There was another time that we called AHS for our refrigerator and I felt like that guy wasn't knowledgeable. He was out there four times and still couldn't fix it. We talked about that with AHS and got someone else out there. They were very understanding and there was no trouble with our request. Dealing with AHS has been really good. We got the home warranty when we bought the house. The first year was covered under our real estate package then we just continued it.     I've used American Home Shield only a few times but I've been happy with how it's worked out. The first time, the contractor had to come back for a second trip but that's included in the service charge you pay upfront. They fixed it on the second trip. Recently, there was an electrical issue with our dishwasher. There was a wire that broke. The guy was able to fix it on his first trip and it's been working great. However, I noticed they bump the rates a little bit each year and I'm wondering is that always gonna happen? If anything, they should probably let customers know if they're gonna bump the rates as opposed to just doing it. Most people are on auto-pay so all of a sudden, you just see that the auto-pay jumps, as opposed to getting a note saying, “In a month or two, we're gonna raise the rates.” That would be a better customer relationship.

    I wanted someone professional to come out to start up my heat. I was not professional enough to do it and then have a gas leak that needed corrected. American Air Conditioning and Heating called me and I told them what the problem was. They came out, cut the valve on and checked it. They said that everything is okay. They just said that if I have to ever get my motor replaced or something on my air conditioning system, the access was very tight. Overall, American Home Shield is a very good and reputable company. I read their contract and they are the most thorough in getting things fixed. I had another one back then and everything that I had to be fixed has only a $500 limit on it.

    The plumber that came out did an excellent job, but we've been waiting on a compressor for our air condition since July. What happened was the contractor put a compressor on our air condition in June, and that compressor failed in 29 days. They guaranteed those compressors for at least 60 days. The problem was Three Brothers put in a smaller compressor on our air conditioner. That's why it didn't last but 29 days. And then I found out that the people that I was talking to are located offshore, in the Philippines. We have haven't got any kind of service on that compressor. They kept saying that they would call me back, and they told me they would reorder a compressor in 48 hours the last time I talked to one of them. I know this because in June when the compressor failed, it took 15 days before they ever got a compressor. Ever since then it has been a runaround. I couldn't understand it.

    The guy was very nice, kind and knowledgeable. What was happening was when you turn the unit on, the fan wouldn't turn off at all. So even if the unit was completely off and you pull the thermostat from the wall, the fan would still run. I had to turn it off at the electrical panel and ended up unplugging it. They replaced the control board and that fixed the issue. It's an aged system so they had to order the part and they came back a week later. I would definitely recommend that company. We had another company that we used previously and didn't have good luck with but these guys did a great job.

    When I got American Home Shield, everything was self-explanatory. You just call or get online if you had to, and they’ll get right to it. They do a good job.     My washer kept blowing the circuit and it's a washer/dryer combo. The guy from 1 Call Contractors came out and checked the circuit breaker and the wiring. He asked me if I had done work on the dryer before and I said, yeah. American Home Shield had sent S&S Appliance Parts and Service and they changed out the dryer heater coil. He said that it was causing the circuit to break. When running the washer and dryer together, it’s pulling 24 amps and that's causing the breaker to throw. He also said that I couldn't use the dryer at the same time to wash. I told him that we've been doing it for years. He said that it had something to do with when the company replaced my heater coil.

    He put in a new breaker in my circuit box. When he put his meter on it, it was showing that the washer and dryer was pulling too many amps. Once it starts pulling over 70% on the breaker, it’s gonna throw it off. It's gonna break it causing a fire. He sent in his report. Normally, American Home Shield would’ve sent me an email or something telling me what to do, but I hadn't heard anything back from them.

    The guy was great. He came in 5:30 that morning to accommodate me ‘cause they didn't work in the afternoons. I never had anybody do that. He was professional. He explained to me everything he was doing and showed me the meter that he was measuring the amperage and showing me that it was overdrawn in the amp that was why it kept blowing.

    This is my second year with American Home Shield and it shocked me that they changed my contract number when my anniversary day came around so I got a different number. I didn't know that happened. Then whenever I called to talk to customer service, unless I call this one number, I get somebody in the US. The only problem is every time they call me back, it’s got some type of real estate company. It doesn't say American Home Shield whenever this one person is calling me back. I don't know what the deal is with that, or they’re using a cellphone to call me back. But I love the AHS and I love the fact that my home is covered.

    With my recent claim, the individual from David Bennis Company came out and fixed the hole. He was professional and was earlier than he said he was gonna come. The only thing is I don't know if he's supposed to come back and paint in that because it's a big patch of square. A lot of paint is missing. That's my only concern. But the whole experience was good.

    The first plumber came and looked at the leak in just one area. He didn't even go upstairs. He put it in as something that was ongoing.     The technician was very cordial and explained what the problems were. Everything was great. For the claim before that, my sink was not draining. We had tried to snake it and plumb it but water wouldn't go. The contractor had come out the first time and did the same thing. They said that they would probably have to come out and cut the line to replace it and it was gonna be a couple of days. They couldn't do it the first day that they had come out. We called on a Sunday and they came on Monday but they couldn't come back until Friday. They were short of technicians and couldn't come out until the next week. It was a little while, but they did fix it.

    I recommend American Home Shield to everybody I know. If I do a claim online and I put the wrong thing in, it automatically takes the money. Then I get a clarification and realize I messed up. All but one experience has been very positive and that's that one with the air conditioning unit that I had. I didn't know I had to pay for the freon and paying for freon cost more than the service fee. It was hundreds of dollars versus just that $100 deposit fee. It was crazy.

    My most recent claim with AHS was for a refrigerator. They couldn't fix my other one, so I just got a new one this morning, and I'm happy with all those services. The contractors were great on that. That's Crown Mechanical. I started with AHS in May, and I had filed a claim for both my air conditioners. I had a new one put in, and the other one they piecemealed together, and they're still not right. The contractors have been out 22 times. So, I'm still not happy with that at all. AHS won't send out anybody else, and that's with A-US Air and they're a nightmare.

    My electric bill has never been over $340. It started out in May, 435, then 560, then 698, and then 650. Then last month, because the weather was turning off, was 460. There was ducting that wasn't sealed correctly on both of them. I've had to troubleshoot all of it. They've piecemealed one of them together. I had 18-SEER machines in here and they told me, "You put 14-SEER machines in here and that's gonna cost you $100 more a month in electric for each one of them." I said, "I did not put those in there. I asked you for an equivalent to what I had." So, I've got inadequate air conditioning in my home.

    I also had to wait 2 hours and 47 minutes to talk to somebody about replacing my refrigerator with AHS. Then when I called back to talk to somebody else, they told me, "You need to be patient." That's ridiculous. So what they would be better served is, is to do like a lot of these places do and take my number, I stay in line and they call me back.

    Recently, the water heater was tripping a breaker and leaking. It was an aged water heater that needed to be replaced and Kempker Plumbing was dispatched to assess the situation. Two days later, they installed a new water heater so the service was great. We had a claim a couple of years ago that was pretty disappointing, but that's water under the bridge, I suppose. We had an air conditioner unit that needed some work done and AHS sent a repairman out and it was up in the attic of the house. When he put the ladder up, he punched a hole through our wall, and the issues we had with the air conditioner unit leaked all over and had ran water in the roof. It stained the drywall in the roof and ran down the wall and stained the drywall on the wall. Home Shield wouldn't cover any of those repairs. They wouldn't even cover the repair of fixing the hole in the wall, which their repairman that they chose caused.

    The actual air conditioner got repaired, but the damage that was done by it and by the repair person never was addressed. I had long conversations with American Home Shield about their responsibility in that and that just didn't happen. But for the most part, it's been good and it's been good enough for me to continue to pay money to purchase it.

    I have had AHS for just about a year now. I've had a few services done. The fee each time is $75 + tax so not horrible. However, actually getting someone here within a reasonable amount of time or to actually get a repair is quite CR&%Y. A few months ago they could not fix the dishwasher after 2 tries, and it got left not working, no help with a new one, or actually fixing an "unknown actual problem." Today takes the cake though - I have a refrigerator whose electronic board is going out. Ok, I can wait on that part, but it's also not cooling and is up to 40 degrees. After 3 hours, I call the repair shop they sent me to (no call back yet) and they can't come for 6 more days. 6 MORE DAYs??? Unacceptable.

    I call back AHS and am on hold for 20 minutes, to get by broken english person who TRIES to help, but still has to confirm that the guy can't actually come before she assigns another company to come out. I'm on hold another 10 minutes while she does this. She comes back on the line and confirms indeed, he can't come, asks my permission to get another repair person. While on hold again, their phone system cuts me off and sends me to a "rate your service" recording THEN HANGS UP ON ME.

    I call again, another 20-minute wait to talk to a guy who says getting another company IS NOT IN THE PLAN. A refrigerator that is warming up is not important! Well to my tenant it is!!!! I'm gonna have to pay for all her spoiled food if they don't come fix it. NOT WORTH THE MONEY. Scammers, awful company. I have this on 2 of my rentals and I will not renew this one when it is due next month, and I will cancel it on my other rental. NOT WORTH WORKING WITH SCAMMERS.

    I called on August 17, 2020 to have my appliances checked for maintenance purposes with minor concerns. What a mistake. I have spent the last 2 months, up to 3 hours on hold per call, several days for help with the servicing of my appliances. American Homeshield chose to send inexperienced companies with poor service reputations with untrained techs and public reviews and serious complaints to come in and damage my appliances. I actually loved my Kitchenaid refrigerator, microwave oven combo and dishwasher. I simply wanted the items checked due to heavier use during COVID-19. My call for maintenance and prevention have been a nightmare to remember.

    I have had 4 different companies assigned to come into my home exposing my husband and I to covid. We are both Sr citizens. I have requested help from a supervisor to resolve the problems quickly due to our age and compromised health conditions. I never received the promised calls from management and sadly I have been without my refrigerator for over 4 weeks with the loss of food twice totaling more than $500. To add to the nightmare AHS offered me a replacement check of $1200 for a refrigerator valued at $3000, less than half of the value of my current KA refrigerator and a smaller refrigerator of another brand, with a take it or leave it attitude. We have a total of 4 homes with AHS and rarely used their service. What a disappointment. As of today my situation remains unresolved with an unacceptable offer on my refrigerator and an additional unrepairable appliance, my dishwasher.

    I had a problem with one of the air conditioners here. I filed a claim online with AHS. It was simple. They asked me what the problem was. I said air conditioning problem and they sent me back an email saying, "We've assigned it to Air Doctor, and they will call you within 24 hours." They did. They set up a time. They came out here and looked at the problem. Everything was fine. They cleaned up. They took care of the problem quickly. They were here for half an hour and didn't leave any parts, didn't mess anything up.

    The kitchen sink was blocked. On Time Plumbing came, rootered it and left. A week later, it became blocked again, and they came back and rootered it again. Also, somebody came to take a look at my fridge. My fridge has been fixed more than 10 times and at some point, it should be replaced. They can’t fix it properly.     First of all, I've been trying to get ahold of American Home Shield for several days. Every time I try to call them, I've been put on hold for more than half an hour. The total calls to them have accumulated over several hours. I’m not happy with their hold times. Everything else, they're living up to what they've written in their contract. Other than the hold times are outrageous, I can't complain too much.

    I was afraid my air conditioner was gonna go out and cost me 10 grand to replace it, so I got American Home Shield. I pay $58 a month for this, but it’s a lot better than paying 10 grand. So far, it has not gone out and they've repaired my washer and dryer. They also put a fan up for me, and they fixed the oven. When they fix these things, they find spare for parts to fix them. If I didn't have the insurance, I would have had to buy a new washer and dryer, a new oven, and a new refrigerator so far.

    Rush Heating and Cooling came out the first time and did the cleaning and inspection of the furnace. Then the second time, I had made a claim and I told them that the furnace just stopped. But then it kicked back on. So whatever happened, it fixed itself. I called in and told them that I wanted to put this on hold and see what was gonna happen. So the furnace ran for a few days and then it kicked out again. So I got them to come out. Because this going back and forth, something is trying to go wrong and I need to get a handle on it before it gets out of control.

    American Home Shield told me that they would contact somebody and that whoever they contacted would contact me within 24 or 48 hours. Then within a few hours after I put the second claim in, the contractor called me and said that he'd be out tomorrow. When I first called the lady said that she hadn't made my schedule up for tomorrow and she would call me back later to let me know what she slotted me in for. Later on that evening, I got a call and said that Rush Heating and Cooling would be out between 12 and 3:00. Then right after I hung up, I got an email with a confirmation saying that they would be out.

    The technician called me before he came. He was early and he did what he needed to do. I took him to the furnace and the thermostat. He asked me if I had the furnace checked and cleaned and I told him that somebody from his company did it. I also changed the filter. So this was when he told me about the door switch and he fixed it in less than 10 minutes. He told me that he bypassed something and it kicked on. The heater now is coming on with no problem. The technician did what he was supposed to do and he was in and out. The house was getting cold so getting the furnace repaired helped a lot.

    When I bought this house 15 years ago, the owner offered me American Home Shield and I had it for a while. They had a plan where if I got it, it would $125 a year for just the washer and dryer. I also have a refrigerator and it's $200 a year for it. So I'm paying over $300 just for two appliances. Something is wrong with this picture. Everything in my home is reasonably new and I don't foresee any problems. But American Home Shield is nice to have and I need to get everything covered.

    I had a faucet that was leaking on a Sunday, and I couldn't shut the water off because the valves were bad. And because American Home Shield looks for the cheapest people they can find to do the work, they didn't have weekend service, and I didn't get a plumber out here until Tuesday. Then, he would not fix the valves because he said American Home Shield didn't write that the valves were bad. They wanted me to pay another deductible, which I fought and it took about a week and a half. Finally, they sent a different plumber down and replaced the valves too.

    The plumber was very good. He originally changed that for us back in January. It wasn't bad. It’s just the packing was loose. But that guy is top-notch. My wife said the first people that came here were nasty. They made it sound like “Well, you're trying to get something for nothing.” We weren’t. It's just that when you speak to these people at American Home Shield, they're not from the United States and they can't pronounce half the words. They could not pronounce “valve.” I can't even repeat what they were calling the valves. No matter who I got on the phone, they could not pronounce “valves.”

    We've had a couple of calls to American Home Shield. That was only the real emergency because of the water leak going in the kitchen. But the other ones, you have to wait 24 to 48 hours before they send someone out to the house. You have to wait. They won't get anybody out that day for you. I'm not happy with American Home Shield. If it's an emergency, they don't care. They're not taking care of it until 24 to 48 hours go by.

    My unit is upstairs in the attic and the contractors were only there for probably a total of seven minutes. It takes a little bit of time just to get up there. Then, they immediately came down to tell me that it needed work done to it. I've only lived in my house for under a year and had somebody inspect it right before I moved in, and they said it was perfectly in good condition. I know things could happen in that time period, but it just seemed really shady.

    I said, "Okay, that's no problem. I guess the warranty will cover it." The contractor said, "Yeah, everything wrong with it will be under the warranty. So all you need to do is pay another service with it." They called me immediately the next day to schedule. I told him I had to wait until I got paid so I could pay for the service visit again. I called back the day I got paid and paid for the service, and they immediately called me back and told me only part of what had to be fixed was under warranty. The rest of it would be $225.

    I asked what needed to be fixed and the rep said something. When I asked what does that do, she said, "I don't know. You'll just have to ask them when they come out." I don't even understand what needs to be fixed. I didn't write down what she said when I called American Home Shield back. I just asked them to tell me what it was so I can have somebody else look at it to see if that was something that needed to be fixed or not.

    I've had American Home Shield ever since I bought my house. I bought my house last November. I re-upped the warranty because my dishwasher got repaired by them and the techs that came out to do that did an excellent job. It took like four visits to get it done, but I didn't have to pay multiple times. I only had to pay once because the tech didn't order the right part in the first place. So, it wasn't my liability. My house is a rehabbed home, so I know that there's gonna be issues with it. That was why I went ahead and re-upped the warranty because I know they didn't really spend that much time when they were putting it back together.

    There's always the fine print, so everything's not gonna be covered. But when I asked if I could have a second opinion, the rep told me I could have a second opinion, but the second opinion would cost me another $75 if it was the same answer. Although I kind of understand, I think that's not the best customer service. If somebody has questions, a second opinion should be something that could be available, even if it's a discounted price, but another $75 when I've already spent $150 on the heating unit, is something I would change.

    I love the guy from Sears who came out and looked at my stove. Some guys don't really communicate with the customer. But the Sears guy communicated with us each step of the way and he really tried to fix our stove. But in the end, he told us that we were gonna have to get a new stove. He talked to American Home Shield for us. Because of that, I didn't really have to do too much explaining to American Home Shield about what was going on. That was a plus. I initially thought that I would have to call and be on hold forever but I didn't because of what he did.

    American Home Shield is sometimes okay and sometimes not. There was a gentleman who came out for my dishwasher. The upper rack was working before he came in and repaired it. But now, the upper rack is not really working that well. This was from the same company that installed my stove. It seemed like each time they came, something was always being broken. They came on Friday to install my stove and they said that the gas line was broken. But it was fine before they came in. I had to pay for another gas connector to be installed.

    Other than that, the home warranty has been very beneficial. American Home Shield has helped me out on so many levels that I couldn't even imagine the work that has been done and the services that I have received for repairing my appliances. They did a little plumbing for me as well. These are stuff that I didn't think I would be able to get done ever. And a lot of services rendered have been helpful for me in correcting the issues that I have had.

    The only thing is it takes forever to speak to a representative. That needs to be improved. The only department that doesn't take long is the one when you're signing up and paying your bill. It takes forever to speak to someone when you need services rendered. When I had to call the American Home Shield number because I needed the stove replaced, it took forever to speak to a person in the replacement department.

    The first contractor that came out couldn't do work on the Kenmore refrigerator that I have. That felt like a little bit of a waste of time. But then Sears came out and replaced the compressor. Three days later, it stopped cooling again and so I put in a repeat request. American Home Shield sent out the same first company again that couldn't work on the Kenmore refrigerators. But the lady from that company called me to give me a heads up that they weren't gonna be able to service it and that she had already contacted American Home Shield so Sears ended up coming out again. I was pleased with how quickly I was able to get the service done. It was just that there seemed to be some miscommunication in there.     There was a problem with the mechanism that raises and lowers our garage door. That was my biggest concern because of my health. I couldn't raise and lower the door manually. I knew I had to have that working. I made a claim and the process was fine. I called the contractor that was listed and they made an appointment to come. They were very professional. They looked at the mechanism of the door and determined it was one of the parts in the mechanism. They came over the following couple of days and they changed it. It's been working fine since then.

    I had a toilet that would not stop running. There was something wrong with the apparatus inside. I called AHS about it and Amazing Plumbing responded the next day. They told me what the problem was and what they were gonna do. 30 minutes later, they were finished. And it's perfect. But I had another little plumbing issue with a drippy faucet and he was there but they said that would have to be another claim. I'm not gonna pay another $100. When he was here, he could've fixed it in about three minutes. These guys are so expert. It's a little bit ridiculous to service just one specific thing when you might have two specific problems. If AHS would include something like if the customer has another small item, that would be understandable. Other than that, it's a good service. When you have something wrong, they come out and fix it.

    I had some toilets not working correctly and a tub faucet leaking, and Best Care fixed those issues without problems. My garbage disposal was not working and they fixed that too but I need to reopen the work order because there is a leak in the kitchen area. I found out just a few minutes ago. I normally go online to submit claims to American Home Shield and sometimes, there may be limits on how many toilets I have issues with that I can submit a work order. With the pandemic going on, I don't want people to come and visit my home frequently. So, most of the time, if it's small issue, I can deal with it until I have something I'd have to fix. Then, I just submit the work order altogether. I had a ticket that was open for two years and finally, it was adjusted but it took a long time and it got to a point where you would just say, “Forget it”. So, I have a mixed experience with AHS.

American Home Shield told me it was Low Country so I was waiting for Low Country to call me.     American Home Shield sent Pro Appliance for the refrigerator. It wasn’t getting cold. The contractor called a couple of days ahead of time, and they put me on a video call. With this video call, they looked at the refrigerator, they got the model, they got the serial number and then they kind of figured out almost what was wrong from the video. So when they came out, they already had the part with them rather than coming out, ordering it and then coming back. It worked out great. I was amazed.     There was an entire wall in my house that the electricity just stopped working. It went off for a couple of hours on a Friday and one of the things that was plugged into that wall was an outside refrigerator that I had. I called and AHS said somebody would contact me within 24 to 48 hours. Well, it was a Friday afternoon and no one contacted me. I called back on Sunday, and by that time, all the food in my refrigerator was ruined. I thought there was miscommunication. Then when I didn't get it in 24 hours and I called back, they said that it's the weekend. People are going to be there till Monday. I told them that stuff doesn't just break Monday through Friday and I asked if there's somebody who could come now. I was a little annoyed with that. The people were helpful on the phone, but it was just that it didn't get done when I needed it.

    Finally, on Monday, A to Z Electric was able to come out and the guy fixed the initial problem. There were some wires that were behind a plug that had been fried so he was able to cut the fried pieces off and the wires were long enough for him to repair it with just what was there. Then he looked at my electrical panel and said that the same thing had happened behind there and that it needed to be replaced.

    My house was built in 1981 and so there's a lot of old things. There are things that are not up to code. He said that he sees it in older homes sometimes and that it needed to be replaced. What was gonna happen was there was gonna be shorts just like that one and it would work sometimes and not work other times, and so it would cost more electricity. He submitted that to the home warranty, and they said that they weren't going to pay for it because that wasn't the cause of my problem in the first place. I felt that it should have been covered. The electrician felt that too. American Home Shield is quick to respond, but they don't always cover what they say they're going to cover.

    I was surprised when I got the email from American Home Shield that said that I could get my heater checked. That was quite nice. I appreciate being able to get that done. When the contractor came, they wore gloves, but they didn't wear a face mask. Considering that they showed up to my house while I had COVID, it was fine. I'm at home on quarantine and I wore a face mask for their safety. They went up into my attic and made sure that the autopilot light was kicking on. They were making sure that the attic doesn't catch fire, which could be unfortunate.

    They gave me a piece of paper that said what they did too: the refrigerant level and system pressure, contactor and condensate line and evaporator coil were not applicable. The rinse condenser coils were not applicable as well 'cause it was not our air conditioner. They confirmed the unit was cycling properly and that the capacitor was in operation. They tested the safety and limit switches and checked the thermostat as well. They checked the filters and changed them as I, the customer, provided. They also reminded me to change the filter once a month, and they said the heater is working well.

    AHS's contractor, Atlas Residential Services, came out for my appliance issue and they were great. But the company before them damaged my refrigerator and I had to fix that myself. They didn't ground the motherboard and it kept blowing through my circuit board. The company claimed that they didn't do that. Still, everything is working fine now. AHS always sends somebody right away when I file a claim. They always take care of my problem.

At first, we thought it was the tank so the propane guy came out.     I've been with Home Shield for three years. I was originally given the first subscription with them when I bought the house. Because I have a pool, I kept it going because pools are rather expensive. But the problem is, Home Shield never fixes something. I had to have somebody come out to fix my pool pump four times. Instead of just replacing the pump, they put band aids on it, and then I have to continue paying $75 every time somebody comes out. It's getting expensive. For the dishwasher, there was a design with it which is plastic, and it broke. David's Appliance Service came in and fixed it with metal parts. The tech knew what the problem was before he came here. But Home Shield would not let him order the parts until he came here and verified it. I had to take off work two days instead of one to get the problem fixed so he could have come here with the parts if he already knew what it was. I'm not very happy with Home Shield.

    I had a claim for the air conditioning before which the AHS contractor came out and fixed. Recently, I had a leak in between my walls and I had to get my own plumber because AHS couldn't find one soon enough. I ended up having to prepay it myself, invoice it, and have them call. Then I have four holes in my walls. Now AHS is telling me I have to find my own contractor, get it approved, and then get it fixed. There isn't a contractor out there that's gonna come out for such a small job so I'm having problems getting it fixed, which is really something that should have been handled by AHS. I shouldn't have to be looking for that. I still don't have anybody that's called me back. I've made a lot of contacts but because they want to know what the scope of the work is, and it's to do drywall for four holes that were done in my walls, and I can't seem to find anybody to fix it.

    I'm very dissatisfied because AHS is not taking responsibility to finish the job. They're throwing the ball in my court and saying that I need to fix it. Then on top of that, they want somebody that's licensed. I don't think it's gonna happen. Companies have a bigger fish to fry. This is not acceptable. I'm getting ready to go on to Florida for a month on the 5th and I'd really like to get it fixed before I leave. It's not like I'm remodeling something and I just need to patch up the holes. I need it done right. My home is a $600,000 home. I'm seriously thinking about going to another company once this is over. I'm a Realtor so I give them business. If my clients are gonna be going through this kind of stuff, I’m gonna think twice before I refer the company.

    I just sent my renewal off to American Home Shield. We bought it in 2019. We moved in the house in December of ‘18 and it came with American Home Shield. Then I added some other features to it.     I couldn't get the online scheduling of the gas furnace service to work. I tried it three or four times. I had to call in and then I was on an extremely long, rude wait by American Home Shield. Patriot Plumbing came out. The guy did the wiring of the furnace that was screwed up and a lot of things that were wrong with it. Then the vacuum switch and the glowplug were replaced. He did a good job. I’ve had one service call already so it’s been beneficial to some degree. But then because of the online scheduling of service calls, I'm not really satisfied. If they have a system that they claim that works, make it work. Otherwise, shut it down. Don't say it works when it doesn’t.

    I’ve had several claims with American Home Shield, but this recent one is embarrassing. I moved in, and after the move in, the garage door wasn’t going fully up. It looked like it was just a different brand than what I was used to, and the cord that we connected it wasn’t engaged. It literally took the tech 45 seconds to fix. This is my third claim with American Home Shield, and they've been fantastic.

    I also had an electrical claim. Several outlets in my house weren't working. The guy who came was fantastic. He diagnosed everything and fixed all the issues in about an hour and a half. He told me that it looks like the person I bought the house from had used a handyman who wasn't an electrician and didn't know what he was doing, and he had even left some open wires. They fixed everything and potentially protected a future fire from one live wire that was completely exposed in the wall cavity.

    Another claim I had was on my air conditioning that kept tripping a fuse. Another electrician came. The guy was very knowledgeable, recognized the old equipment that I have, recommended possible upgrades for the future, but also fixed the fuse from tripping. I haven't had a problem since. I highly recommend getting a warranty. Some of these things that have been in the house, if I had fudged around it, I might have been able to figure out, but having the warranty helps you educate yourself about what's in your house and also fixes problems for a nominal cost. They did what they were supposed to do. I was happy with it. The tech let me know what was covered and what was not covered. Cleaning on the coils wasn't covered. I ended up paying about $300. I paid for 75, plus I paid 225 on top of that. So I wasn’t happy about that, but it could have been worse. The coils was my fault because I didn't change the filter out. If I changed the filter out, I wouldn’t had dirty coils. Overall, I put three claims in to American Home Shield and I'm pretty satisfied with my experiences.

    The tenant reached out to me for having some trouble with the bathtub and shower. The thing that you pull up and down to make the water come out of the showerhead is stuck and the drain lever seemed to be broken. I put in the request and American Home Shield sent out Circa Mechanical. They took care of everything and the tenant is happy.

    But AHS has a huge issue with following up and making sure things are done. I had a claim in one property that went for 32 days. The tenant didn't let me know that no one had come out and AHS never followed up. They didn't make sure that the contractor went or anything. They should follow up and make sure that appointments are getting set and customers are actually getting service quickly. Other than that, I love AHS. I'm a real estate broker as well and if I have a transaction and somebody buys a home warranty from someone else, I always in return bring them to AHS.

    American Home Shield is awful and I'll be canceling my contract at the end. I had to fight tooth and nail to get my fridge repaired. They wanted me to buy a new fridge and they were only offering me $3,000. I had a custom-fridge and it would have cost me double that to replace it when I kept telling them over and over again that there was a replacement part. They refused for over a month to look up and see that there was a replacement part. And only probably because I'm intelligent and I'm an attorney did I get this resolved to my satisfaction.

    Also, I needed my air conditioning replaced and they told me that my unit was too small for my place even though my AC had been working just fine and had probably been in there for over five years. I ended up giving up because I didn't want my tenants to suffer in the heat. I bought an AC at my own expense. American Home Shield is a total fraud. Even though they are okay with repairs, they are terrible when it comes time to replace something.

    The guy for the last claim was a very nice gentleman. His name was Stanley and he was respectful. He had to call up someone in a certain department to ask about how to do something with the door latch but he did everything that they told him. He did the job right. He completed it and I was very satisfied. As far as the others go, every single one of them that came was marvelous. They came in with their masks. They were very clean and took all the precautions that they could. I was very pleased.

    I'm in a pretty new complex and when we moved in, a lot of people go to Sears as I always have. They bought the refrigerator and everything was fine. All of a sudden, a couple of them were saying they were having problems. After that, all of sudden, mine stopped. It was a hassle because I had so many things that I had to throw out and things I didn't have room for. When they came to check it to diagnose it, the guy said it was not just the compressor. We spoke about refrigerators across the board and not only Sears, and there is nothing that they make today that lasts more than four or five years before you need repairs on it.

    For my refrigerator, I also needed the evaporator, the condenser and some other part. It took a few weeks. It started September 9th and they repaired it on September 29th. A few years ago, my daughter moved into a new house in Seattle. I bought the refrigerator for her. It took two years of repairs continually and that was a GE Whirlpool which I paid $2,300 for. Finally, they just had to give her a new refrigerator.

    I’m grateful that American Home Shield was able to call Sears out to do the repairs. Sears customer service is great. There's always someone answering the phone. I as well as some people in my family have had experiences with American Home Shield that when they recommend a company, we’ll look it up online and they have a 1-star rating. You see nothing but complaints and bad reviews. How could they deal with a company like that? But I would recommend American Home Shield to a friend because I'm a very big supporter of insurance. I am alone so I don't have somebody that I can say, “Oh, honey, check this out.” I have to call someone.

    However, American Home Shield needs to be a little more seasoned as far their customer service. You call them and there's a rooster in somebody's backyard. I couldn’t understand the words the rep said. It sounded like she had marbles in her mouth. She also didn’t know the time difference from where she was in the Philippines to California.

    When you get someone who knows what they are talking about, they are all the same, “Oh, ma'am, we can only do this and we can’t do that.” I said, “Can I talk to a dispatcher? Can you put on a supervisor?” They say they can't transfer and you’re stuck with whoever you get. If you try to call back, you’re on the phone for half an hour waiting for them to pick up. It takes a lot of patience and a lot of time to digest everything that they're saying. When you ask a question, you have to be very quiet so that you can hear them on the other side with their kids crying. It's disrespectful. If you get somebody who you can understand, that would be great.

    Recently, I did two claims with AHS. The first one was for my furnace checkup. The second one, my compressor on my unit outside was not working, blowing out hot and cold air. The only problem I've had with AHS was that when I called, I didn't get a person. I've got to go through so many different things to talk to a human being.

    The first service, it was excellent. When I had to call AHS back and tell them about the compressor, that was bad ‘cause the person that AHS gave me did not pick up the phone. Their mailbox was filled. When I called back AHS the first time, I told them, “Please give me the same people to come and pick their compressor.” They said, “I don’t think we’re able to do that.” In the end, they had to do it. They sent the same company out in the end and the company was great. Everything is fine with the furnace now. I've had AHS for almost 20 years and it works for me.

    Recently, the drain was stopped up. The man who came was very efficient and very professional. Had it fixed in half-hour, and everything went fine. I've had American Home Shield for a long time now - 20 years. American Home Shield has gotten to the point where when you make a call for a claim, sometimes you don't get any response at all. Most of the time, "We're sorry, we're very busy. You'll have to wait 30 minutes before you can talk to somebody." That's been happening for the past 10 months.

    Before, the service was almost immediate. I would get an agent to talk to, I give them the details, and they would tell me, "Okay, we're gonna have ABC Air Conditioning. We'll have them call you." They were punctual in responding. It just has gotten to the point where sometimes I hang up. I don't even wanna wait and call back later. That bothers me a little bit. I like to be faithful to American Home Shield because they've been good to me. But lately, the service has not been as good as it had been. This situation with the air conditioning, it was in the below 90s. When you don't have air conditioning, you get a little bit panicky. So then, I called, they said, "You'll have to wait 35 minutes." I did and eventually got some service. But it was aggravating.

    The AC wasn't cooling. The guy from May Heating and Air came out and said it was low on Freon. He added Freon to it. It took him not even like 30 minutes total. That cost me about $100 for them to come out, and then another $150 for the Freon, so $253 for that repair. Hopefully, it lasts. If the Freon goes out again, that's another 253 and I'm at $500 for the AC unit, plus the $500 for the Home Shield warranty, so that's 1,500. It can get expensive quickly. If the service call was a little cheaper, that'd be great. I was skeptical when I first got American Home Shield. As of right now, it's okay. I have peace of mind.

It was kind of lengthy to get the part, but they finally got it in, in about four months. Water was coming from up under the refrigerator, which kinda ruined my floor. But other than that, they came on out and they were nice. American Home Shield has been prompt as they can be during this pandemic. But I noticed that on big-ticket items, I have got to come up with money, with the copay I pay every month. I had to come up with money for hot water heater. Then I didn't get my air condition done because of the fact that it was too high. I'm a widow so it’s a little bit hard on me because what they wanted to do was put a unit in here.     After I submitted the claim, the contractor took a little longer this time to come ‘cause I had to cancel it the first time and so they did claim the day after ‘cause I wasn't gonna be here and they were going to come that day. So they honored that and they did it the next day, so that was fine. Jaeger Electric was sent out and just flipped a switch and everything worked. I blew a fuse and there were some other outlets that weren't working prior too so everything was fixed up.     My freezer kept freezing up for months. Everything that I read online said that chipping the ice away was what to be done. I did that. I called in a claim with American Home Shield on October 4th and a guy came. As much as I chipped the ice away, the freezer iced over and he couldn't fix it. He said the units are faulty which was what I also read online. The freezer needed to be replaced because every three weeks, the same thing was gonna be done when the freezer was icing up. At one point, I took the ice maker and turned it off for six months because I couldn't take it anymore. I cut my hands trying to chop out the ice. It was bad. It's really the worst design I've ever seen.

    The tech came back and unplugged my fridge, which was fine because I was leaving. I was selling my house and I had taken everything out of it. He let it sit for two days then he came back and was able to rebuild whatever the faulty part was. When my ice maker connection started to leak, I called American Home Shield and they first sent out a fridge guy. But he said that the problem was with the connection and it was not the ice maker. He told me to have that connection fixed and he would come back and make sure the ice maker was working. A plumber came out and said my connection was not up to code anymore so I would have to pay $300 to change the connection from the saddle valve. This was completely acceptable as it had been 30 years. I could've just called the plumber on my own and done it for less than having to pay the 100 plus the 300. I found that really frustrating. Otherwise, I love the people I dealt with.

    I also had a problem with my humidifier. I knew immediately it was the saddle valve leaking but I didn't even bother calling American Home Shield because why would I pay that much money? Are the people coming out gonna blame it on the code changing? There was also the case where the condensation line on my AC backed up. My stepson goes down there a lot but he went away for a weekend and when he came back, the floors were flooded. It was coming out of like the backflow. It was a little bit upsetting to call and find out the claim would not be covered. American Home Shield has to make it really clear that secondary things are not covered. I wound up paying $6,000 to repair my floor in my basement because the simple condensation line somehow got clogged.

    There was also one repair that took three months. It was a little Bosch dishwasher. American Home Shield had three different companies there. The first guy who came out was so stupid. The connection had a crack and was leaking so I disconnected the dishwasher and turned the water off. The guy said my mom helped because I was upstairs working. My mom is 80 years old. The guy left and didn't come to me and say anything. He then reported the dishwasher didn't work because it wasn't connected to water. That was really ridiculous so I had to call American Home Shield and fight with them.

    I had so many claims at my house and my fee went from $67 a month to $117 a month. I can't help it that my house has claims. I bought it in 2006 from the original owner. The house was built in 1975. I covered the house for all plumbing and electric matters. If I filed a claim for everything that went wrong, I can only imagine what American Home Shield would wanna raise my fee to. My sister prepaid for her policy for five years and it was $2,500 through Sears Home Warranty. Part of me is like, "Huh."

    But my last few experiences with American Home Shield were really great. I had a walkthrough in my house. The washer started leaking and there was a tube loose. The that came guy was great. He found the loose tube and fixed it. He ran the washer for 15 minutes and it was not leaking. But he still told me to call him and let him know if the washer still leaked and he would come back right away and make me a priority. I love that.

    The microwave kept blowing a fuse outside on the breaker. The guy who came seemed to know what he was talking about. He’s been out before. Nothing was fixed though. He told us that the wiring to the house didn't support a microwave because of the amount of energy a microwave uses. It kept shutting off at the breaker when you would run something besides the microwave on the same line. If you run a hairdryer and the microwave at the same time, it's gonna trip it. The solution was that the microwave needs to go on a different circuit so it needs its own circuit. The problem is they didn't do that. The electrician that came out said, “No problem. We need to run an independent circuit from the microwave to the panel,” which is a very simple thing. You just take a wire and you run it through the attic to the panel, and you put in an independent circuit for the microwave. But American Home Shield refused the claim.

    I had another incident with the roof. We have really high winds in California in October and it blew a couple of panels off. I don't like the roofing people. They're overpriced and said they don't cover that. I told them they cover the roof but they said they don't cover wind. I asked them if they cover rain. They said if it rains and it leaks, then they'll cover it. I said, “If you replace the panel now, it won't leak when it rains." They said they don't do preventative. They are the worst roofing company in the world. They charged me a ton of money to clean out the gutters but they didn't need cleaning.

    It seems American Home Shield will take the money for repairs but when it comes to repairs, there are so many details about what they don't cover than what they will cover. It's a little unclear what's covered. It’s like life insurance, you have no choice. You gotta have it. When the big things break, like when they come out and the pool heater doesn't work, it's gonna be worth it. But they come out every year and charge me a couple hundred dollars to examine the roof and tell me it's okay. Then when a shingle blows off because of the wind, they won't replace it. It's a little unfair. I have had great experiences in the past though. Usually, they're pretty fast. A guy came out and fixed my air conditioner in two seconds with a fuse. Another guy came out and fixed my heater in two seconds with one button where I was thinking they were gonna have to replace the entire unit.

    I have a rental house and my resident there had a claim for it. Big Orange was sent out and I was called me as there was a problem with access to the cleanup. I approved over the phone for the tech to fix that so that they could get access easily. They did the job and things have been fine since their visit. Overall, I'm semi satisfied with American Home Shield. There were a number of claims regarding a refrigerator and it seemed like they were always finding a reason to avoid fixing it.

    Also, it would be beneficial to be very upfront with customers as to what is covered and not covered in policies from the get-go. There's this vague understanding of, "We cover your appliances. We cover this and that." But when you start drilling down they go, "But we don't cover the installation. We don't cover this. We don't cover that." It might affect whether or not you decide to go with the policy or not if you really know the truth. With regard to the fine print, I didn't look at it from the beginning but I would in the future.

    There was a blockage. I called American Home Shield and they let me know that the contractor would call me within 24 hours or so. But I normally call the actual vendor once I report an issue. A&B was a great service. They were here within maybe two hours. The only thing that I don't like with American Home Shield is that if I call, depending on how many calls I make as far as if I have issues, they increase the deductible.     A technician came by for a routine maintenance. He was super friendly and helped me with everything. He serviced my furnace. My Nest thermostat, though, is telling me that it keeps turning on and off frequently. Hopefully, my Nest is incorrect because the tech said everything was looking good. I thought that was a bit strange. But aside from that, the gentleman was wonderful, very helpful and very knowledgeable. He did an absolutely great job. It was a wonderful experience.

    The first time I used American Home Shield, which was when I first got the house over the AC not working over the summer, was not a good experience. I have an air conditioning unit that is on the side of my house and it is in really rough shape and it struggles to cool the home. The first person American Home Shield had come out was trying to tell me that the only reason that my house was cooling down in the summer is because of my intake fan that was upstairs, which is wrong. He was not very knowledgeable. I feel like he also was trying to do everything possible to avoid having to replace the air conditioner. He said, "Well, you can get a second opinion." That would have just cost me more money.

    It's not really a thing that crosses my mind too much. They could have helped me out with the air conditioner. But I understand it's a for-profit business. If I needed something really serious to get fixed and I had to call them out, there's not a super high percentage chance that they're actually gonna fix it. They're gonna try to do everything in their power to actually avoid having to do anything about it. In that in respect, it's pretty annoying. With the air conditioning experience, it makes me debate if it's even worth having it.

    AHS offered a $75 tune-up on the heat and air system, so I called them up. The contractors came out and checked everything on the list. They went up in the attic, looked around and checked all the wiring, the coils, the CO2 in the house and everything was fine. I was really pleased with the service. They looked at the thermostat. The guy said the thermostat works but it's really complicated and it's really old technology. He said, "I would suggest, if you do wanna get a new one, the new one's 100 bucks, and we charge $80 to install it," which was what I wanted to do anyway. Because the one that was in there was from the original when the house was built and it was really complicated to figure out. I've had to call the electric company twice to get them to explain stuff to me. So, he took care of that for me.

    AHS has been great. In Texas, we had them. We had zoned heat and air down there, and the larger zone system went out. They came out and replaced it under the warranty. Then a couple of years later, the smaller system went out. On the big one, we had $150 in expenses. On the little one, we had 500 because we had them raise the unit off of the rafters and some extra stuff done. In both cases, for the amount of money that we pay every month, it was a bargain.

    I have a double oven and the control panel on top wasn't working. I can't see anything. Also, there was a switch for the oven light, and the oven light was not working. Its light stayed on. They came out on time and they explained this oven was discontinued. So the factory does not have a replacement control panel. So they had to take that top and send it to a repair place. It took a while for them to get that board back from the repair place. It took about a month and a half to finally complete it. It was working fine. But yesterday, we were making bread and then the oven light is not working again. So I want to contact American Home Shield. But I'm a Realtor and I recommend them.     AHS came with my home when I purchased it and I ended up renewing the contract because they were the most affordable. They've fixed my garbage disposal and repaired a dishwasher and my swamp cooler, twice. When I submit claims, I make a phone call and use the automated system, which is fine, and typically, I get a text and an email within 15 minutes that indicates that the claim has been filed and who is going to be my contractor. Usually, I hear back from somebody right away.     The plumber got the clog out and everything has been fine. He was very professional. He did a wonderful job. He spent almost four and a half hours out here. He was enjoyable to talk to. But I'm considering changing my home warranty because of an issue I had with my stove last year. It took AHS way too long to find the part for my stoves. One company said it couldn't be fixed, and then they got someone else to look for a part. It was during the holidays and it took almost six weeks through the holidays to get a part. So I went without stove or an oven for six weeks. I had to keep calling and keep calling. I told them that I thought there should be a time limit in the amount of time that they should be able to fix it. But they never got back to me. I asked to talk to a manager but I never received a call from a manager.

    AHS can get the job done, but sometimes it takes them way too long to do anything. The first plumber person they sent was not gonna be out here until Monday. So it would have been another week. I had to get on them about that. I told them that I couldn't wait that long because I had company in town and that I was gonna find my own plumber. Then they found someone that could come out in two days. But at that time, I sorta have to push them.

    J and L Plumbing was assigned for a plumbing issue I had. The same guy came out both times. He had to take pictures and get that approved then come out again and actually do the repair. He was really honest and very knowledgeable. Most plumbers and air conditioning people would stick a band-aid on something then go, “I don't really know why it's doing that. But here, I stopped it for now.” The J and L guy actually fixed the problem and was very informative about why this couldn't be there and why we had to fix this. I paid $75 for AHS to send someone out. The tech came back out and charged me another $150 because they thought AHS would cover it. But I was under the impression AHS didn't even cover the claim.

    A lot of the times, I have those people out that don't know what they're talking about. For instance, I just had my garage door fixed. The guy took a mallet and banged on the tracks of my garage door for about 20 minutes trying to readjust the tracks before his supervisor called him and told him to replace the sensors because those were probably the problem. He repositioned all the tracks in my garage thinking they would somehow bend themselves one day. These kinds of people would just try a bunch of stuff but they’re not very knowledgeable.

    Home warranties in general, don't cover stuff that are attached to the outside of the house. I had to have an electrical outlet replaced because my gardener ripped the plug out and broke the outlet. It’s attached to the house but it's on the outside of the house. I had to pay separately because AHS apparently doesn't fix things that are on the exterior. I can understand where if an outlet is a separate feature. For instance, I have a built-in barbecue. That's not attached to the house and it's out in the yard. But if it's attached to the house, it should be fixed. AHS should also be getting more knowledgeable companies. Otherwise, AHS has covered some important stuff. Sometimes a job is done well like in the case of J and L. I was happy with them getting to the root of the problem.

    It's worth it to get American Home Shield. It's a good choice. It saves you from troubles and they have a pretty good system. You pay your $100 share and they assign somebody. They're very good at that. You know that you’ll just be charged $100 and that they will pay. I've used them two times and they have a good network of vendors who pretty much know what they are doing.     My past two claims have been phenomenal. My most recent one was an icemaker that went out in my refrigerator. The gentleman who did the repair happened to have been off due to an injury for the last couple of months. He was just back on the same day I put in my ticket. He came out same day, already had the part in stock and swapped my icemaker out. We were done four hours from ticket opening to ticket closing. It was unbelievable. The one before that which was my AC repair took a day. The guy had to go get a part but he came over the same day. It was pretty awesome too. We've had AHS since we bought this home because the last owners prepaid it for a year and we renewed it. We had some hit or miss previously and I don't know if AHS is filtering out some of the poor vendors but I've had nothing but excellent experiences pretty much this year.

    I have two warranty contracts with AHS - 1 for my rental property and 1 for my residence. I sold my rental property on 09/15 and since 09/13, I have been trying to get the contract on the rental property cancelled. After several attempts of phone calls that lasted hours, I was told that my contract on the rental was cancelled on 09/15. Then, I started getting renewal notices for the cancelled contract. I reached out through Twitter, explained the situation and was assured that it was just miscommunication and that the cancellation was all done. Then I started getting bills, so I reached out again. This time I was told that it was again miscommunication and that it will be fixed in 72 hours.

    I reach out again in the beginning of October, and was told that on October 12, 2020, concession notice was placed on my account and I don't need to worry. Today (10/22/2020), I get an email saying that the contract that I have on my residential property was cancelled effective 10/12/2020! What on earth is going on? I never wanted the contract on my residential property cancelled - all I want was to cancel the contract on my rental property effective 09/15. I was very clear in every single message that the residential contract should NOT be cancelled - even provided the correct contract numbers. But now, I have both contracts cancelled and on top, I owe money as well. What kind of a nightmare is this???

I have called both the service company (Sears) and AHS several times and each time I have been completely blown off and told that the part is on "back order" and that they would call me back with a solution in the next 24hrs....I called them originally on 9/9/20 and the service person arrived on 9/11/20.     In purchasing my home the seller and I split the cost of an American Home Shield warranty because we were told they were the BEST. Shortly after moving in I had problems with a gas forced air furnace. AHS dispatched a technician and they replaced some parts. It still did not work. A second technician was dispatched. They replaced another part. A third technician was dispatched and he left some of the parts uncovered and hanging by a wire. The furnace limped through the winter - sometimes working sometimes not. In the fall we began again to attempt to get the furnace repaired. They sent a technician who indicated the unit had to be replaced to be safe. The company said they needed a second opinion and sent a work order to another company. That company informed me they would NOT work with AHS. I contacted AHS to see what the next steps could be after numerous extended holds (each more than 30 minutes).

    I was told someone would call me back with options since they could not find another technician in my area. No one ever called me. I called back and was told to wait another 24 to 48 hours for a call...again no call back. I spoke to a customer service rep after waiting more than 48 hours and was placed on a 48 minute hold only to be cut off. I called back and finally connected with another representative and was once again placed on a 55 minute hold (still holding right now). They simply do not want to abide by their contract nor do they care if the customer is in danger. I am going to have to pay for a furnace replacement myself so that my family can be safe. This is a complete rip off and a scam. Managers and representatives should be ashamed.

    The American Home Shield policy I purchased is totally useless. I had a plumbing issue yesterday. My shower water wouldn't go down, toilets started to overflow, and what appeared to be feces and urine began coming into my bathtub.... all at the same time. I obviously had a blockage and needed immediate assistance. As it turns out I had a "soft blockage" and it was cleared out by a plumber. Thankfully no corrosion, tree roots, or pipe breakages. However, the "stoppage" involved toilet paper. Toilet paper is considered a foreign object in plumbing and therefore I had to pay in full to the plumber. I ask you, if toilet paper is considered a foreign object what else will cause a stoppage in a plumbing line? Don't bother with these policies, they are useless and will look for any reason NOT to cover your expense.

    My husband was with the guy who came out for the pool.     My heat went out and until now, my claim hasn't been resolved. We're going into week two without heat in the middle of the fall time. I've called AHS several times, probably every other day, with no resolution. In fact, they told me they would give me a callback and I've been waiting on a callback since last Saturday. The contractor came Monday, a week ago, and he was supposed to submit the paperwork that Monday afternoon. It's been a week and a half since he submitted his paperwork and now I'm freezing in my home with my children.

    Prior to my last claim, they sent someone out to look at my dishwasher. My dishwasher stopped working about a month or so ago. They assessed that, but it still hasn't been fixed either. They were then called back out because the unit went out again and they serviced the unit. They were called back out last week or the week before and they serviced the unit again. That's why I really liked the air conditioner experience ‘cause they kinda helped me too. I was kinda confused a little bit on what all was covered by American Home Shield but the girl that I was talking to was really good. She explained it all. They never did get back with me and that's where I was confused. I didn't know if I had to call the air conditioner people or they call them to follow up and get it fixed. But now, I understand it ‘cause the air conditioner people explained it to me. They did what they were supposed to do. It's just I was a little confused on a little bit of it.     I did a claim online through the American Home Shield application and their website was okay. But the communication from American Home Shield to the contractor seemed to get delayed after you put in the claim. They leave it up to you call and follow up. It's not a very smooth system. Also, working with American Home Shield has been difficult at times especially when calling and trying to talk to somebody. It's the same with the last contractors we talked to. It took us about an hour on hold with them. It's horribly frustrating. I would like to see them answer their calls in a timely manner. It should be 10 minutes or less on hold.

    With regard to my claim, Berry Electric Contracting came out to fix an outlet that was not working. Moses was our electrician and he did a fantastic job. I would highly recommend him. He explained what was going on and what he needed to do. He found the issue and he corrected it. He was very professional and he cleaned up after himself. I am totally pleased with him. After the repair, my wife is tickled pink. She loves having a working outlet on that counter. We have our coffee station back. When the outlet was not working, my wife was not a happy camper. The repair improved our home operation 100%.

    My uncle recommended American Home Shield. He's used them for a while and he's had good service in his area. I signed up and the guy that came out for the AC was great. He was in and out of here in an hour. I submitted the claim on a Friday day and I had a call booked by Friday night. They were out here Monday so it was a really quick turnaround. I had a much better experience with him than I did the previous company American Home Shield dispatched.

    I can't fault the contractors totally 'cause I think American Home Shield, as a company, shares the blame in what was like two months of suffering with a broken air conditioning during the hottest summer on recent record. American Home Shield said that they had to ship a Lennox part and they wouldn't let them just go to the one that's here where I live and pick up the part 'cause American Home Shield had one in some warehouse somewhere. They sent it and that took two weeks. Once it got here, the AC company said it was not the right part. It took another week and a half for them to ship the right part. The company wasn't too bad other than I think they made some mistakes. I had to have an AC buddy that does that work on the side come over here and clean up some of their mistakes.
