    American Home Shield set us up with Beaches Air Conditioning and they were absolutely terrible. They came out in multiple occasions, didn't know what they were doing and tried to do the quickest fix. It always failed, regardless. The fan that was initially put in the unit by Beaches Air Conditioning was too small and they also installed the incorrect blade for the fan. So not only was it overheating the fan because it was too small for the unit, the fan blade itself was extremely loud due to running too fast. It couldn't keep up. The correct motor was a two-stage motor, which is required for that unit, and that was not put back in by Beaches, and they knew that. I hope AHS never recommends Beaches to anybody in this area and I hope they do terrible because they were terrible.

    We couldn't get any documentation saying Beaches did the fan. They had paperwork that they worked here but it was vague. They didn't have any part numbers nor any notes. It just showed a service call. We were able to get Airpro somehow and they were awesome. We were connected with them and they were able to take the job on. They immediately knew what was wrong and the AC is still working flawlessly. It was a little frustrating with the other AC company but if AHS would let their customers choose a little bit for the repair, the experience would be a little but easier, seeing that it's a little out of control. We didn’t have a choice. But they could give us three options and tell us to do our own review, and we could let them know which one to use. And if we don’t want to do that, they can pick one for us.

    AHS is great. Whenever I called up or have gone online, I have had somebody call me within 12 hours, the most 24 hours, to book an appointment. They schedule it, they get out here and fix the problem. For the most part, they have done a phenomenal job, with the exception of my stove, which has been a failure. Not really their fault, necessarily, but the vendor's fault.

    They got somebody out here, seemed very knowledgeable. Supposedly ordered the parts in March. The springs in the door of the oven are not functioning correctly. Granted, the stove is probably 13 years old. But it's under warranty, and they said they could find the parts. They ordered the parts, it took weeks to get back to me. It was back and forth, they did and they didn't have the parts. So I don't know what was going on.

    I've been contacting American Home Shield saying, "Guys, just assign it to somebody else. I don't really care about paying the 75 bucks. Let's just get somebody out here to fix it." This entire time, I've had a really a non-functioning stove with a door that's cracked open. The problem with American Home Shield, the only sort of "gotcha" is they have been very much following their rules and their rules are they have to contact the vendor but the vendor wasn't responsive.

    Finally, just the other week, they said, "Since this vendor really can't find these springs, we'll just replace the stove." However, that was a call that somebody made on the phone that hasn't been communicated to the right people yet. So, it's still not resolved. We've got Thanksgiving and Christmas coming up as the next major events. So if I have to go order a brand-new stove oven range today, it's gonna take me to the middle of December to get it in. It's a little irritating, but I'm trying to work through the process. But for most everything else they've done like the dishwasher and garage door opener, they've fixed it, all within about 40 hours. I've got great things. It's just this one nagging issue that's not going away.

    Our coverage ends today and we have given thought to renewing it. It has been nice to have that safety net, but we're unsure of being able to justify the expense. However, everything has been great with us and if I had one criticism to make, it would be allowing the customer a bit of choice in the service provider. Looking back, there’s no way we could have known this, but I wasn’t wild about the guy who came out from Sears to fix our dishwasher. He knew his stuff and got the job done, but he had to come out twice. The first time, it wasn’t what he thought it was, which I understand. He had to come out a second time. We ordered a part then he fixed it. It works fantastically, but the customer service experience could have been better. And here I am complaining about getting my dishwasher fixed for a home warranty cost total of $100. On the other hand, Matthew, the plumber, was fantastic. There was a bad seal in our upstairs shower and he replaced it.

    Sometimes it takes American Home Shield a while to get someone to help. If I call them on a Thursday, then they tell me Tuesday. One time, I called American Home Shield on Thursday 'cause the air conditioning was making a very loud noise. Friday morning, the air conditioning went out. I have lupus and it got hot in the house. I called them back and the dispatcher who answers the phone worked hard to get the mechanic out to help us sooner and was able to do that. It worked out nice because they were there by noon on Friday.

    AHS gets stuff done. I like them. I also had them at my old house when I owned another home. Recently, my dryer wouldn't start. The tech came out here and figured it out pretty quickly. I also had an electricity claim, where electricity wasn't running to anything in the kitchen, any of my appliances. There's a special switch or a special type of plug. The tech tried to explain it to me, but keeps it from causing worse issues when there's something that could flip the breaker. All I would have had to do was press the button on the switch. So when he did it, I was like, "Oh, man." He was nice. He figured it out in about five minutes and he was done.

    We had a leak in a faucet and a toilet that was taking forever to fill. I called American Home Shield on that one because this was something we purchased the home that should have been fixed originally. And supposedly, it was done by one of the contractors. So, when AHS said I missed the time to do a relist, we just opened a new ticket. I received the name of the actual technician, as well as his phone number, and the company that was gonna be in use. Everything is fixed, and done fine and quickly. The technician was very personable, chatted and explained each process. He also showed me what was wrong.

    If you have a good contractor and you're able to communicate with them, it's fine. If you have a problem, talking to AHS is like banging your head against the wall. They don't listen to you. They talk only on a script. I've had some issues, and I have had to make multiple calls to the point where I've been on hold for hours and never got any resolution. People were supposed to call me back. Never got a call back. So, it's very hit-and-miss. But we've done this to protect ourselves on a new home for any kind of a catastrophic event.

    We had a leak that was causing water to come out of what looked like the tank area. A repairman came out, inspected it, and knew what was wrong. A seal had gotten old, corroded and was not holding anymore. He was very professional. He left, got the replacement seal ‘cause he didn't have that exact kind with him, came back, put the seal in, and fixed the toilet. The only problem was we had a little bin and he needed to borrow a bin to catch the water. It was dirty and the toilet was dirty when he got done from the black residue from the toilet tank.

    American Home Shield advertises that they are a company that will do rekeying and that’s one of the reasons that we chose them for the house we just moved into. As soon as we got in, that was our very first claim. They called about a week later saying they were still working on that. They didn't have anybody right then that was available. Then they called about three weeks after that and said they didn't have anybody who does that through them. We'd already paid the $100. They said, “You will need to read the paperwork we're gonna send you so that you can go find a locksmith and make sure that they will agree to our terms and do it the way that we say. They'll need to fill out the paperwork and turn it in.” That was a huge hassle.

    I told them, "You said that you guys do this.” The rep said, "If you wanna wait until we have somebody, that's your prerogative. But it could be forever if it happens, even.” I asked could we get our money back. The rep said, “If you choose to just do it on your own, you'll need to fill out the appropriate paperwork.” It was a hassle no matter which way we go. She got a little snippy and I told her, “I'm not getting ugly. You shouldn't be.” She toned it back immediately.

    American Home Shield is a good idea when you're buying a house. We will probably continue our plan out of pocket once ours expires. It was part of our contract that the previous homeowners would provide a warranty. They were willing to pay up to a certain level and we were willing to pay the difference to bump it up even higher ‘cause we wanted to get American Home Shield Premium. But when you buy through the realtor for the initial purchase, it's not exactly the premium. It's the Premium Realtor Plan. The regular standard one would come out and do a once-a-year AC and heat check and tune-up. That's not included with the Realtor one. It’s strange ‘cause you can't see the Realtor one as a consumer.

    Our AC has broken down twice. It was on the weekend, which stinks, so those times it was hard to get somebody out. But the technician did come out and fix it twice. The second time it broke and it was a separate AC issue, we were still under the one $100 charge. My mother has this plan, and she has had a couple of things go wrong. American Home Shield has been good to fix it. With covid making everything wonky, when she had to get her stove and range replaced, they had said maybe a couple weeks, and it wound up being two months. But I had a feeling it would be because everybody I talked to who had ordered appliances was saying nothing was moving. We were living with them at the time and I was so glad we limped along with her old broken one and didn't put it on the curb like our original plan was because we would have been completely without one for like three months.

    We had an AC claim and South Florida Crane & Cooling was wonderful. They solved my problem. We had a possible power surge that caused our motor and our air conditioner to reverse. Our fan in the compressor box outside was running in the reverse direction. So, it wasn't cooling, and it was running the air in the wrong direction over the coils. They had to replace the motor. I’m very satisfied with them.

    I'm pretty frustrated that I haven’t heard back from American Home Shield though. We had to go to camp for our second trip, so it totally got put on the back burner, but I still have no hot water in my bathroom two weeks later. The contractors are great in my experience. They seem knowledgeable. They're able to diagnose the problems. It goes back to American Home Shield not necessarily following through on their end. Sometimes they follow through, and it’s great. Other times, they don’t. I got another open service request right now for a slab leak, and I've been waiting for a response for two weeks. For the first week and a half, I called three times a day every day. Every time I called, they said, “We’ll let you know in 24 to 48 hours.” I’ve still not received response.

    Most of the time, they handle things. But when something arises, there's really no easy avenue for any kind of recourse and reaching customer service that can do anything to resolve your problem. I do my claims through the American Home Shield website. It’s easy to submit a claim and submit a problem. But we had other issues going on right now also with American Home Shield where there's no ability to resolve or get in touch with a human being easily except to someone in India who can't do anything other than send an email, which I'm still waiting two weeks later for an email back. Nobody returns the call, too. The website’s great, except that you can't actually resolve your problem if you have a problem.

    The AC was not cooling and I called AHS and then the technician came out the next day. It was a very good experience. The technician came out quick. The repair was done quickly. It only cost me $100 out of pocket this time, but if we had not had the warranty, it could have cost a lot more. Before, I had an experience where my refrigerator was out and it was a horrible experience. I called and they couldn't schedule my appointment for a week or two out. Then when they did schedule it, the person was supposed to come one day, we waited and waited and waited. They didn't come. So I had to call back, and then I couldn't get another technician out for a week or two later. Then when they came out, they looked and then they had to order a part. Then it was about three weeks after that. It took over a month to get my refrigerator repaired. So we were without a refrigerator for a month.

    It took forever to get my refrigerator to where they finally decided it wasn't going to work. The contractor’s great. But the refrigerator would work for about a week, and then it’d break down. Then I'd have to call American Home Shield again. This went on since the first of July. Finally, the contractor said, “This particular model here that was made during this time does this. And if I had looked up the model, I would have probably given up a lot sooner just because I've had every one that's been made during that month’s time.” But I got a text from American Home Shield that said that they were going to pay for the refrigerator. It just took forever.

    I also had an AC claim. My niece had said that she changed the battery on the little control. It was in May and my mom gets cold. I wasn't worried about the AC, so I didn't really go after it. Then I kept seeing the reading that it said about the batteries. I said, “Well, maybe she put old batteries in it.” So, I changed it again. Then when I called the tech, he came out. He looked at it and say, “Of course you got all the flips and breaker, all this?” I said, “Yes, I've done that. I've done all this stuff.” He looked at it, looks at the wall and said, “Huh.” I told him not to tell anybody. We just didn’t have the thing pushed in all the way so that it connected, so the two units would talk to each other. He fixed it within five minutes of being here.

    There was something that get me kind of mad. Before, I hadn’t been getting a person and when I got a person, she was very rude. I told the service guy and he said, “Well, we can’t help that she was rude." When I was reporting that the refrigerator was not working, she said, “Well, you realize that you will be charged if this is a different refrigerator?” Other than that, having American Home Shield is worth it.

    So far, American Home Shield's service is pretty good but they go up on the price. I guess things have to go up every once in a while though. Certified Electrical Technologies recently came out, and the tech was informative, showed me what the problem was, corrected the problem, and even gave me some insight on other lighting issues that I was looking at and things that I want to upgrade. We also have a refrigerator claim in the past, and we had a technician come out for that. He was good, really informative and I had a very extensive conversation with him as well.

    Stephen’s Appliance came out recently for my dishwasher and it was at least the third time they've been out. They came to check it the first time and said they needed a part. They said that American Home Shield ordered the part and it was taking a while. It took a couple of weeks to order the part. Before covid, it was faster. They brought the hose back and changed it. Still, the water was running out of the dishwasher. They said they needed to replace another part, so they came back and replaced it.

    I've had American Home Shield for quite a while and their service is excellent. They respond to concerns really timely. I love the fact that when you call, you get service. That part is really prompt. I have no issue with the service fee too. At one time, that was $100 but it went up to $125. The service techs that come out from whatever company would usually be right on. When I had an AC issue, a Budget service guy came out and he was really great. The problem seemed to be resolved.

    In 2016, American Home Shield ended up replacing the AC unit that I had in the house. It seemed like a cheap unit. The unit I had before was an old one but I only had an issue when I had to replace it. Other than that, it never leaked Freon. With this new unit to be leaking Freon was awfully strange. I haven't even had that thing for a good six years. I'm really disappointed with the quality of the cheap replacement items and that is unacceptable. American Home Shield should improve on the quality of these items. Everything's gonna be surrounding costs and I understand that part. But they should use the better quality of parts. That aside, I'm not dissatisfied with American Home Shield.

    The air conditioner was not cooling in our rental property. The tech from MS Services explained what was going on and tested the unit. Then, he did some cleanup and that fixed the issue. AHS is peace of mind. They do what needs to be done and they take care of things.

    The AC compressor wasn't working and then come to find out, it was a capacitor that burned out. It wasn't getting any power whatsoever. The tech, who is the same guy that comes out all the time, said that he would be out as soon as he could but it may not be for a day or two unless I call back Home Shield and tell them to expedite the service. So my wife called and she said that she needed service today as she has people coming in tomorrow. AHS was like, "All right, not a problem.". The tech called back and said, "Okay. I just got the email. I'll be out today, hopefully before 5:00."

    This tech has also come out before when we had a motor go out. He replaced it and he's like, "I would advise you do the spring service." So, we went online and set that up. He came and checked everything out. At the time he did that check, the capacitor looked fine. When he came back for my last claim, it looked like it got really hot and swelled up and cracked.

    If things go wrong mechanically or when a capacitor goes out, it's a lot easier to get service if you have a warranty. If I just called them and said, "Hey, my air conditioner doesn't work. Can you come out?" They're like, "I will try to fit you in." But because I have a Home Shield, they're like, "Okay. I can call them and I can say, 'No. You need to go out today.'". Then the contractor would come out that day to fix my issue.

    We told the repairman, Jose, that the sensor was broken. He said there are no sensors and all he could tell us was under the plan that we have, we do not have coverage on the duct. In order for the duct to work, they had to take the sensor out or they couldn’t open the vent. So we will now have to pay somebody to come and put the sensor in that should have been covered by American Home Shield. My daughter couldn't believe that we had to pay $75 for somebody to say they couldn't do it. We probably won't renew our contract with American Home Shield because we weren't very satisfied with the outcome.

    My air conditioner went out. I went on to the website, found the link to put in a request, and the next business day, we got an appointment from the guy. The first day, he couldn't get there because there were so many appointments, but he got there the second day. He communicated with me very well and got the problem fixed in about 10 minutes.     I've had three claims with AHS, so far. Two of them were outstanding. But it took several months to get my garage door opener. But the issue was just the control panel. I couldn't contact the contractor directly. I was supposed to contact American Home Shield. It was frustrating because I was working and I was on hold while they contacted the actual contractor, and then I got a response that, "Oh, they're gonna call you tomorrow." But then they didn't call me. So I called back and then I had to wait again to get another update.

    My AC was blowing hot air. AHS said I was assigned a technician and that they would contact me in order to set up the appointment. The tech replaced the air compressor and he turned the air conditioner on. That's when the fan motor blew up. He said there were sparks everywhere. We had that turned off overnight. He came back the next night with a fan motor and replaced that. Ever since then, we've had air conditioning. My mom is 83 years old, and she has COPD, so this has helped her tremendously. My brother lives in Connecticut and just recently bought a home and I keep trying to tell him to call American Home Shield and get covered.

    It seems like one of our pipes might have frozen because we noticed the insulation around the pipe going from our AC unit up to the furnace in the attic was soaking wet. We kind of fixed it on our own and let it thaw out. It seemed good but we still let the tech come out. The tech said we were really low on refrigerant and he filled the AC up with refrigerant. He also checked the furnace unit in the attic and the unit outside of the house. He told us to not put it below 70 when it's 90 degrees or higher. He was very helpful and he walked us through it. This was the third time in about a year that we had issues with our AC unit and he's the same tech we had in the past. He was very professional and informative. Hopefully, we won't have to see him again but if we were to have issues, we’re going with him.

    If we needed something that had to be repaired, we’d have insurance to pay it, where we only have $100 as deductible for them to send someone out. Whatever needs a repair, they’ll repair it, and we don't have to pay any more money. With our recent claim, the refrigerator and freezer sides wouldn't get cold and the ice maker wouldn't make ice. Then it started smelling like rubber or like something was trying to work and it couldn't because something wasn't working. American Home Shield sent someone out that told them the compressor was bad and that it was gonna cost too much money to get it fixed. So, they sent someone else out.

    The gentleman said it could be repaired but he'd have to take all the information back and turn it over to American Home Shield. It would take him at least eight hours to make the repair. AHS would have to get the parts and they would have to decide if they wanted to pay for the parts. Well, the repair wasn't made because it was too expensive. They gave me the option of buying another refrigerator, but it would not be the same brand that I have as they don't replace Thermadors. I told them I didn’t want others as all my appliances are Thermador and I wanted everything to match, so they would be sending me a check so I could buy my own. It was just less than value but they said they don't pay off high-end appliances.

    Our hot water heater was inconsistent. We would turn it on, and the hot water would come on, and then it would go cold. I submitted a claim to American Home Shield, and I received the contractor's phone number. The information I received was that I needed to call them to schedule the appointment. The contractor never resolved my issue, though. They came out, unplugged one of my hot water heaters and told us that that would fix that, which then proceeded to leave us without hot water for a couple of days until we decided that we would just turn it back on. The technician was very nice. He came back out. They claimed that we didn't have the right gas line going up to the hot water heater, which is incorrect because we ended up having to get Xcel Energy to come out. This claim is still not closed. We're still working with somebody to come and fix the hot water issue.

    The original service request went in on the 7th. I understand it takes time to find a contractor, and AHS has specific contractors they have to work with and they have 24 hours to call AHS. But I don't think that their contractors are as qualified as AHS thinks they are. If you look up some of their contractors on Google reviews, they're really poorly rated. I tried to address that with one of the people that I spoke with at American Home Shield. They said that Google isn't a trusted source, and anybody can put a review on Google, which I kind of throw back.

    I said, “That's **, because you're going to hire a contractor, or anybody, or look up a review for anyone, where do you start?” People usually start with Google. Apart from that, my issue is still not resolved and we can’t get ahold of the new contractor that's been assigned to us. I’ve asked to go outside of AHS' contractors and find my own, and then be reimbursed for it, but I've been told that they need another opinion. We’re going on two weeks here.

    I had a couple of different contractors from AHS. Some seemed to know more and less than others, but everybody was very nice. I had a claim for the dryer and when the first guy came out, he didn't really open the dryer because when the second guy came out, he opened it, did some extra work, and had some extra pieces. The repair was successful and it was a blessing that he had some of the parts on his truck, because the other guy had to order the parts and the parts he ordered were incorrect. I also had another claim for the washing machine. A guy came out and took everything off. He didn't realize that the screws were rusted and because he knows how much I like to wash, he left the washing machine as it was and ordered the part overnight. He's supposed to call me back as soon as the part comes in so he could fix that.

    I had to go through four different contractors about my washing machine as well as my refrigerator. For the washing machine, water was leaking out and flooding my basement. And American Home Shield is not going to be responsible for that part. They're only responsible for the washing machine. But I explained to them when I called that it was leaking. They called Service Connection and when the tech came out, he had no tools so I didn't know how he was going to diagnose the problem.

    Then, my claim was escalated to Express Warranty. Express warranty came out, looked at it, and said there was nothing wrong with it. But I told them that it was leaking water. They said the problem was the rubber piece and they put a brand-new rubber piece on it. They also said the rubber piece they sent was broken and they had to order another one. Now, I called them so many times since May to talk about getting help and I've had no response. So, I had to pay another service fee to get somebody else to come out. I told AHS that I was not paying them anymore until they get it resolved and I told them to send me a new washing machine. They ordered me a new washing machine but they're not covering the fact that it's flooded down there. So, I got a lot of stuff down in the basement.

    I had to go buy fans to get the water to dry and get somebody to clean the carpets. It was a a lot and AHS is not doing nothing about it. Every time I spoke to somebody, I spoke to a foreigner and they didn't understand me and I also didn't understand them. They said they were going to submit the call up to someone, but nobody called me. I asked for a supervisor to call me, and nobody called me. I called so many times that I just got frustrated and I said I'm not going to pay AHS anymore. I even contacted a couple of lawyers but they said that's a small case and they're not gonna take it.

    For my refrigerator, I told AHS to get GE and when GE came out, they said that the refrigerator was unrepairable. I was devastated. My refrigerator that went out had food in it and they were not responsible for the food that was in it. Other than that. AHS is good and they got some stuff with them. But the customer service is horrible. If you're not talking to customer service, then maybe you'll get some resolution. And when you ask them to transfer you to somebody else, they don't want to do that. But you got to go get somebody outside of them. And when I talked to the purchasing department, that lady I talked to was great help. She broke some stuff down to me and she understood where I was coming from.

    The air conditioner quit blowing cold, but it was blowing. The contractor showed up when they said they would show up. They asked me what was up and I told them what had happened, which was some power fluctuations. Our Generac had come on a couple of times, which gave the young man the clue. He went straight to the condenser unit and pulled the capacitor out of it, bench-tested it and it was bad. He had a unit with him so he replaced it and it was fairly simple.

    The lady that helped me at AHS did a great job. In the past, I have had difficulty communicating with their customer service. But this time, everything was fine. There was no language barrier. But when we had a tech come out and look at a problem with the oven, it was a no-charge but I don't know that I ever got credited back my $100, I couldn't understand what they were telling me. I don't think they could understand what I was asking them. A few weeks later, we thought we had an electrical concern. I initiated contact and it turned out we did not have an electrical concern so I cancelled it the request same day. But I don't know that I ever got that $100 back. I need to drag out my credit card statements for the last several months to see if I did. But other than that, everything's been great.

About two days after I did the claim, a tech came out. The AC unit was low on refrigerant and the tech said there was probably a leak somewhere upstairs. He put some Stop Leak in it. Hopefully, that will solve the problem. The AC unit has been running well so far.

I had some issues though with the contractor I had at my rental property in Las Vegas. The people who renting the place got ahold of the contract, requested services and upset the whole applecart. It wasn't a good time. There were four instances where the techs who were going to do the repairs messed up. They didn't keep the appointment and didn't do the job right. The renter shouldn't have called them to begin with. It was just a big mess.

    I had a 12-year-old french door GE refrigerator that was basically a wear and tear. I called American Home Shield for service, and the technician came out right away. He said it's an older refrigerator and he'd see what he could do. He came back right away and discussed with me the fact that there were some parts that were not retrievable. They were just out of date. Then, he went back out and talked to American Home Shield. Within 24 hours, I had a new GE refrigerator on order that I had to pay a little bit for. The only blip was they were supposed to call me before delivery and it got delivered faster than I was anticipating. So, the delivery guys had to wait a couple minutes while I emptied the refrigerator and freezer.

    There was communication on all levels. Sometimes it's not always the experience with American Home Shield, but for once, this went beautifully. Because of COVID, there aren't a lot of things available but it's a perfect fit. I have a beautiful new refrigerator and I'm extremely happy with the service. It was smooth. My claim was addressed very well.

    I usually try to put claims in through the computer because a lot of times, things break in the middle of the night. You really don't wanna call or wait. There’s a hold that you have to wait to talk to people. So, I do try to do the claims on the website. The website is good except you can't describe issues. Overall, on some parts, American Home Shield is good. If I have a plumbing emergency, I'm not so happy with them. I've had an instance where I've had toilets overflowing in the house, and I was told, “Our policy is that you have 24 hours.” So, they're not really good with emergencies. They'll give you the contractor but a lot of times, the contractors they give you don't have 24-hour service.

    When my hot water heater went out in the middle of the evening, I've had a problem with them because they’d have to wait for a plumber. Whereas I can call a plumber, but they will not reimburse you if you have to call for an emergency. They don't recognize that. That's a weakness, and I pay them a lot of money a year for the service.

    The first claim I put through was kitchen stuff and it was dead smack in the pandemic but I couldn't get through. I would wait on the phone for 40 minutes and then I'd get disconnected.     The dishwasher wasn't running properly, so things were not getting clean. The techs came out and they said that the motor was busted. So, they ordered parts, then they installed the motor. They've come out for a few different things and they were super friendly, timely, and really helpful. But I was really disappointed with them this time. I put in the call on the 16th of July and didn't hear a response until the 23rd of July saying that they could come out on the 27th. When they came out that day, they observed everything, told me what was going on, and said they were going to have to submit it to American Home Shield.

    Then, I didn't hear anything from them. So finally, I called them last Monday and they said they've been meaning to call me as the parts should be in that Thursday. I was taken aback by that because I felt they should have reached out to me and provided me with a little bit of an update, especially because it was taking so long for the parts to come in. I would have preferred a little bit more transparency and communication. Other than that, the warranty is worth the investment and I would highly recommend AHS. They have saved us quite a bit of money in the past, not just with our dishwasher but also with our water softener and other various claims.

    We've been with American Home Shield for 18 years. We had a break in service because that was not our fault. We moved and things got really confused in American Home Shield themselves. But after that, we got all that straightened out. They paid for a year for our service for us because of the mix-up. Some of their policies about trying to save something as opposed to replacing needs to be improved because some things, you have to wait on the parts and you could get a replacement faster. It's more expensive for the insurance company. But customer-wise, it's a better deal for us. Recently, the hot water heater quit on us and it was 14 years old. The guys that came were smart and replaced it. But I noticed that I didn't have much hot water yesterday. I don't know if I've got to go up there and turn up the temperature because it came preset from the factory. But I can make the water a little hotter. Overall, we're very satisfied.

    Our pool pump wasn't functioning properly. When you turn on backwash, it would kick back into the pool and there were fans kicking out everywhere. Initially, the tech canceled on us because it was raining. The only thing was he didn't call. Because our pump is in a pool house so it's sheltered. So we had to wait another four days for the tech to come back out. But other than that, Mike was really good. He was really diligent at the time to kind of educate me on what I needed to know. He did a fan replace, which was not covered by AHS. Then the dial at the top that spins was getting worn out. After that, the tech realized it was put on backwards. So the in was going into the out and out in the in. Everything is working great now. It took a solid week of vacuuming in a few days, but it's crystal clear. We can see the bottom. The pool is great.

    I placed a call for my CH/A on Sunday, August 1, 2021. The call goes through an automated system. I selected speaking with a Customer Service Agent. I provided the necessary information regarding my contract number and home address, etc., and the system I needed repaired. The agent was only able to provide responses from his script. The first problem was the company didn't have a CH/A contractor to assign. I was told I'd have to wait for Dispatch to locate a contractor and assign them to my service call. Because it was on a Sunday, I was informed this could take at least 24 hours before Dispatch would receive my request and then it could take up to 48 hours before I would receive a call from Dispatch.

    48 hours later no call from Dispatch. I called AHS back, got another Customer Service Agent who couldn't provide any information and could only respond by reading their script. It didn't matter what questions I asked, it was always the same scripted response - which didn't resolve the problem. I asked if there was anything I could do to contact Dispatch myself, the answer was again, "No" and the script which didn't relate to what I talking about. I was supposed to receive an email to let me know that Dispatch had received the request. Two days later, I still hadn't receive the email. I tried logging onto the website the third day and saw that Dispatch had finally assigned a contractor that day around 4:00 p.m. The website instructed me to call the contractor to set up an appointment. I called the assigned contractor, got their voicemail and left a message.

    The next day around 3:00 p.m. I called the contractor again because I hadn't received a return call. I got their voicemail again and left another message. No response. The next day, I sent a text message to the contractor, no response. I called AHS back again to let them know that I hadn't been contacted by the contractor and wanted to know if there was anyone else I could contact. I got another scripted response, this time telling me that the Customer Service Agent would send an email to Dispatch letting them know that I couldn't get in touch with the contractor.

    I decided I to try contacting AHS via email. I emailed Customer Service, I and their Feedback line. The emails came back with error messages that these were not good email addresses. I got these addresses from the AHS website. I thought maybe I could find the corporate number and see if I could get in touch that way. I was unsuccessful, all of their listed numbers rolled over to their automated system which doesn't provide an option to to talk to anyone other than Billing or their Customer Service Agents. Anyway, six days later, no response from the contractor (I called again and his voicemail was full so I couldn't even leave another message.) and still no way to get in touch with anyone at AHS who could help to resolve my issues. Needless to say, my CH/A still needs repair. I've now called a local CH/A company to schedule a repair.

    I've never had these problems with AHS. I'm totally surprised. The Customer Service Agents I've talked to in the past where able to answer any questions that I had and made sure that everything was resolved in a professional and timely manner. I can't leave my home warranty plan with a company that I can't communicate with. Communication and professionalism is so crucial to customer satisfaction. I don't know what happened to AHS. This has been a terrible experience. I'm still trying to get my CH/A repaired.

    AHS has set-up their company so the customer has no way to talk to anyone that can respond beyond their scripts and you cannot contact corporate other than through regular mail. I'm not even sure if I mail them a letter that they would respond. One more thing, they had no difficulties taking their deductible fee $109.00 from my checking account on that Monday, August 2, 2021. No problem with that. This company is not responsive and will leave the customer hanging. I'm going to find another home warranty company. American Home Shield does not deserve a Number One rating. In the past, I recommended AHS to several people. I would not recommend anyone using this company.

    American Home Shield was quick to respond when I reached out to them. The last repair I had was dealing with a vendor screw up, but not AHS. When the contractor called me on the Thursday to set up, they said they could have somebody out there. They never showed up. It got moved later in the day according to the update. But nobody ever showed up. I was on the phone with AHS 6:30, and they were very good at trying to look into it. They could only do what they could. The vendor closes at 5:30. They couldn't get up with them. The last lady I spoke to said, "I'll follow up with you within the hour." But Island Breeze called me within that timeframe. The lady called me on Friday morning and apologized because she put it on the schedule, but forgot to call the tech and tell him to check the schedule. I had an issue with the dryer one time. AHS was also quick with that.

    My future daughter-in-law had an issue with her water heater. And the company she dealt with only offered her 400 bucks, but it was $1,500 worth of work. I look at the service like car insurance. I pay on it, hoping I never need it, but when I do, it's there. Also, the service fee is not a bad price. I used to have Old Republic, and hands down AHS is better.

    The service from American Home Shield is excellent. The tech had my issue fixed in five minutes. He was very professional, pleasant and personable. I'm very happy with him. I've had two calls to this contractor and both times, they respond and get here pretty quickly. AHS saves me money. Both my claims have been air conditioning issues and would have been costly.

    However, I tried to schedule my service online on a Saturday when I had no AC. But I was not able to do it. I had to call. So there's no sense having a link that says, "Go online here and schedule your service." if I can't do it. It was frustrating that I could not request service that way. I finally got someone on the phone which was frustrating too 'cause I had to go through the voicemail. But I was still able to get to somebody with some patience and perseverance. The girl when I got to her was very, very good.

    With my recent claim, my toilet was continuously running. I would flush it, then it would stop, then it would run, and then it would run again. The plumber came and he explained that there was a seal that was broken, and so, it would seal, but then it was leaking. I also had claims for my ceiling fan and my air conditioner and they all have been repaired in a timely fashion. The only thing that I didn't like was last year when my dryer went out. AHS had this guy who wouldn't answer any calls and he didn't fix it so I went for months without a dryer.

    I submitted a request the first time on Tuesday. My dryer was not working and the request was sent to a contractor. The contractor told me they will come out on Friday, which was a long time. I called back to Home Shield and the person was very helpful. She took very good care, did some research which contractor could come earlier, found one, then it was done. The contractor was to come out the next day, but then the guy called me. He said, "I am in the area. Can I come today?" I said, "More than welcome," then he fixed it. With Home Shield, the copay is $100 and the monthly is almost $70. To me, that looks on the higher side. I had some other company three years back. Whenever somebody was coming, the fee was $50 and the monthly I was paying was much less. Otherwise, Home Shield's service is good.

    I've been a customer of American Home Shield for quite a while and it's beneficial in the fact that it helps you to minimize the cost of unexpected repairs. I find the coverage pretty good. It has saved me quite a bit of money. The only thing I have to say about American Home Shield is that I had one bad experience. But because of the protocols that American Home Shield has set up, they’ve helped to alleviate the problem.

    I had a problem with the water heater and American Home Shield assigned Reliable Plumbing. I hope they don't use them anymore. The person that they sent out was a rip-off artist because he was telling me that I needed a new water heater, and I needed to change from a water heater to a tankless system. I told him I just wanted it to be repaired or if it has to be replaced, then replace it. What he did was he wrote it up as if I set the water heater’s temperature above what's recommended. It would be like because I didn't follow the manufacturer's suggestion, American Home Shield wouldn't cover it. That was because I wouldn't go along with him saying go ahead and do what he wanted me to do.

    I called American Home Shield and told them I needed a second opinion because what he was saying didn't make sense. They informed me that if I did and that the next person that came out agreed with the first person’s assessment, I would be charged a second service fee. The other guy came out and it turns out the water heater was fine. The only problem that the water heater had was there's a rod that goes into the water heater that attracts the particles within it. It limits the amount of sediment that builds up. The hot water was giving a foul smell when you turned on the hot water, and that's all that needed to be done. He had to do one other thing to it, and I still have the water heater.

    We had four problems with my plumbing. The kitchen sink faucet had water squirting out at a certain angle. The kitchen sink wasn’t draining well. The bathtub had no working plug and the temperature control in the bath wasn’t movable initially. The last problem was the hot water wasn’t working according to the test that I had done and the plumber did while he was here. He wrote up all of these. He wanted to be upfront on the first visit that he didn't know if the authorizers would approve the water heater replacement, which was odd since water heating was one of the checkboxes in my online thing. But that was all okay.

    The hot water kind of fixed itself a few days after the plumber left. American Home Shield turned down everything but the kitchen faucet, which they replaced. I would have been more thankful of that, except I didn't have a whole lot of influence on what was being done to the house. So it was like I was being talked down to every time the plumber came here and I wasn't brought into the decision-making process. Right from the beginning when the plumber walked in, he said, “Oh, so, what seems to be the problem.” I told him I filled in the details in enumerated list in the online system. I asked him if he received that and he said they don't get anything from American Home Shield. I said, “Oh, really? That's funny that they have the online form and that I spent all this time to write it up if you never get that.” So I was kind of confused at that point.

    On the first couple of times, the plumber said he didn't get the list, but then he finally pulled out his phone and did get it. He explained to me that he was not supposed to say that information because he was supposed to try to confirm it. Then the next time when he came back to install the faucet, I thanked him and I told him I liked it. But he told me a story about how his boss always ignores customers that complain and say that he was rude because they were paying for other stuff. That didn't make me feel very valued. But he did do an improvement and he didn't break things worse. He also gave me good advice, overall, even if we never figured out why the water heater didn't work. So, in the end, American Home Shield was an okay warranty service because businesses are in businesses to make money. But it wasn't great.

    The water heater keeps turning off. I called the contractor again and they came. They told me, one day, then they called me and said it would be another day after. I had to change my schedule again at work. And then they came and the tech said he thought it was something on the roof that the wind blows and the heater turns it off. But I never had a problem with that. And he said he would see if those water heaters have any problems and they will call me. It has been three days. I'm just waiting to see. My husband always has to go up and turn the thing on. And if he's not home, I shower with cold water because I don't know how to do it.

    That would have come to $2,000 on the spot. And if I don't have the money, then I just pay every month and then have a peace of mind.     American Home Shield's claim process, as far as putting in a request, is a lot better. We had a hard time during the first year we had them. I was not satisfied. During our second year, we were all going through COVID and I know there were some difficulties there but it was hard to get in touch with someone. When I had to get in touch with them personally, I was on hold for an hour. But I haven't had this problem within the last nine months. Also, they still have the listing but this time, it's pretty good and the automation is up to date.

    One of our AC units wasn't cooling and American Home Shield responded right away when we filed the claim. We had an appointment scheduled within 24 hours. Then, Eagle Heating and Air of Georgia handled it very well when they came out. The guy told us exactly what was wrong with it and repaired it in about an hour and 15 minutes. It's still working today.

    I know a rekey is part of my warranty. And I wanted to have it done, so I just went to American Home Shield because of that. And then they assigned me to Texas Roadside. It was super-fast. They were very available. It was super easy to make the appointment. And then, he got here when he said he would be here. And he was fast once he was here, and did a good job.

    I had to get another service call because my refrigerator and my dishwasher were out. And the people they assigned me to this time couldn't come here for two weeks. But other than that, that's okay. If I'm gonna be assigned a third-party vendor, one that actually has appointment for my appliances, that would be nice. But I have to wait until the 16th for them to even come here to look at my refrigerator and dishwasher. If I don't have a choice, it would be nice for me to not have to wait two weeks for someone to come and look at the issue.

    We had two toilets that were running relentlessly that the young man from A-1 Plumbing fixed. He did a really nice job. I have to make an appointment for him to come back to replace a pipe that’s leaking behind the bathtub. It’s been doing that for a while. So, it wasn’t a surprise. We have American Home Shield and with the plan I have, I could get him to come out in one fell swoop. He found the problem but what happened was he couldn't replace it right then. So, he has to come back and I have to make an appointment for him to come back.

    I've been telling people to go ahead and get American Home Shield. This company was referred to me by a friend of mine when she first moved to the area. What I like about it is it doesn't matter how old something is, where you bought it from, if you even bought it yourself or if it was left in the house, you can call American Home Shield and they'll look at it and tell you what's wrong and try to get a resolution for you. It covers a lot on the house, too. I also like the different things they offer like hanging up a flatscreen TV in a room for a certain pricing that either we would have to be begging people to do or get a friend or my brother to come up and do it. That kind of stuff that they offer also impresses me.

    It's really easy to be able to schedule a service. You don't have to be a master in appliance repair or what have you to try to describe what's wrong with something. So, I like it for all that. It seems like American Home Shield picks the cream of the crop from these companies that they send out. It’s not like just some random person that doesn’t know what they’re talking about.

    For the most part, AHS has been really great. We’ve have them for several years and we have the warranty on three different properties that we own. We have a home that we inherited from a father-in-law that an uncle lives in and it's nice to know that if he needs something, we can just call and he just pays a deductible for wear and tear.

    The only disappointment we've had was on a new property that we bought recently. Unfortunately, we've been having some plumbing issues that we didn't know about when we bought the house. We paid the $100 deductible and to have a plumber come out because in my son's master bathroom, they're having raw sewage come up through their shower. The guy that came out for plumbing walked around the house and told my son that our warranty didn't have a cleanout on an older home. But for $500, he'd get up on our roof and look at the vent. Or for $1,700, he'd let AHS know that we need to have cleanouts put in, so that we could fix the problem. But he said that he couldn't do this and that for us. So, my son was very upset with that.

    When I got the feedback, I talked to AHS and they said that the tech couldn't get up on the roof because they don't cover that. Apparently, AHS has a limited policy on plumbing. But I told them that they shouldn't have taken my $100 and do nothing. They cover having somebody do the thing that Roto-Rooter does and the tech should have done that to tell us what's going on. Or he could stick a camera down there and tell us why it’s backing up or do something diagnostic. We still have a problem today and we're trying to work around that.

    We've gone through four plumbers, twice through AHS, and it's been a little frustrating. The first issue was on the main bathroom and apparently, because it's an older home, there was a tree root. But they fixed it. They went in there and Roto-Rootered it. When they found the root, they said they were going to clean it but after that, they were not going to be able to come back out because it's not going to be covered since we have root damage in the pipe. But at least they fixed it. unlike the other guy that did nothing. Other than that incident, having the warranty has been convenient. The techs came out recently at our inherited property as my uncle said that the AC needed to be cleaned. The techs said it was low on Freon, so we paid the differential and everybody's happy.

    My microwave wasn't working. I tried pushing the buttons and it wouldn't pop on. The technicians that came were very knowledgeable of the issues and ordered the pieces that we needed for it. My only complaint was that they didn't wear a mask when they entered my home. But that was it. Then the pieces came in. The tech had asked for a particular piece that he thought would work and then AHS declined that. He tried what they sent to him and it did not work. He had to turn around and let them know that we needed an entire new microwave, and that's the process that I'm in right now. Nonetheless, I pay my service fee monthly and I like the fact that I can pick up the phone, make the phone call to American Home Shield, and in less than a week I have a return call setting up everything that I need to be taken care of.

    When I submit claims, sometimes I use American Home Shield's computer service, while at other times, I talk to somebody and I get great customer service. The first time I requested service was for my plumbing. I got a leak in my kitchen which was seeping out to my driveway. It was resolved in a timely manner, but right now, it’s still seeping a little every time we run the kitchen sink. At the end of it, the issue was the repairman couldn't do the job ‘cause then I had to replace all my whole countertops. I don't have the money right now to replace the countertops, and my insurance didn’t kick in during that time.

    The second and third time I used the service was for my air conditioning and the two representatives from Myers were excellent. So far, I feel good with the service besides the copay that I have to make every time I make a phone call. This past weekend, my air conditioner went out and I called American Home Shield. The only thing that was wrong with my unit was the batteries in my thermostat, which I didn’t notice the thermostat had. I paid $100, which is the most expensive set of aa batteries I’ve ever paid for in my life.

    There's a lot of stuff I don't know anything about like an electrician, so the service is beneficial on my behalf, but the $100 is a little steep. The purpose is to try to save money, and I'm paying $50 a month to keep their service. That’s a $150 per month before they get the service done. If I got two different items that gotta be worked on around the same time, that’s $300 for different companies to come and look at it.

    My kitchen sink plumbing was always slow and my former warranty company kept sending different plumber whose employees are thugs. They come out and they don't do anything. They just parked the van in front of my house for one hour, smoked for one hour, and went away. They just looked at the sink and said, “Oh, it's not clogged. It's not slow,”. Three guys from the same company came, and they were in the business of charging the warranty company. I've been living with a slow-flowing sink since then.

    Three weeks ago, basically, the sink completely clogged and I reached out to American Home Shield. Hero's Plumbing, one of their contractors, set a very narrow window and called 30 minutes ahead. JR, the tech, showed up 20 minutes in advance. He had to snake it and my clog required the entire 50 feet of the snaking. The tech even told me what to do in terms of ongoing maintenance, like once a month, flushing it with dish soap. He was very patient to answer all the questions before he left. JR took care of my issue in 30 minutes. He was very excellent.

    With AHS's website though, requesting a service claim was very cunningly designed. It forces you to go through it without providing any details about the issues and just make you quickly pay the deductible. It's not really interested in collecting what exactly is wrong. The site should at least allow the customer to tell more about what the issue is. It would be helpful to the service provider to know ahead of time what’s going on. AHS only offered six things to choose from and none of them exactly fit my situation. Other than that, I'm pleased to have switched to American Home Shield because the other company was really in the business of collecting deductibles for not doing anything.

    The last time, the AC was not turning on. It was over a weekend and the quickest appointment was on a Monday. Then the technician came that day and traced it to a wire. Somehow it shorted and it was causing little fuses to pop so he rewired it. This time, he came out and troubleshot it down to the fan motor on the outside unit was not working.

    When having this home warranty, I'm spreading my payments out through the year. If it was the whole air conditioner unit, AHS would replace it by me having to dish out $3,000. However, this was only about a $500 repair between labor, parts, and installation. Granted I paid a 100 bucks deductible, and then I pay $50 to $60 a month, over time, it equals itself out. But I don't have to dish that much out of pocket on a bigger ticket item.

    I wrote down on American Home Shield's website what was wrong and within 24 hours, the plumber, Darren, called me. I explained what was wrong to him and he said he figured what was wrong and he would be out the same day. He did a great job. We've just bought this house in July and I had an inspection done.     I'm a State Farm agent, so I have customers buying new homes all the time and I always tell them, especially if it's a first-time homebuyer, “Hey, I highly recommend you either request that you get a service contract or you go out and get yourself one.” The one I always recommend is American Home Shield ‘cause I've had experience with them. I've used them for years and to me, it's great peace of mind even though not everything's covered. Sometimes, you get some surprises. You think you understand how the policy works and then the fine print, oftentimes you find out that the policy is only going to cover a portion of the repair. Still, even a portion of it is better than not having anything covered.

    One time, I requested service on a Monday morning at 8 o'clock. Our AC wasn't cooling during Sunday at all and it seemed to be running and running. Finally, we just shut the system down and the house had gotten up to 85 degrees inside. I did the request online through the website and set it up. It took me 10 minutes then within 30 minutes, American Home Shield emailed me back and let me know who was coming out. It was painless and simple.

    The AC company responded back within an hour saying, “Hey, we'll be there between 11:00 and 2:00.” They ended up getting out here at 11:15. I ran up the street when the guy got here and when I got back at 11:30, he had already gotten the unit fixed. ‘Cause he looked right at it and figured out what was wrong. It was the capacitor. He said, “I see this all the time.” He also said, “It's already all fixed. Go ahead. Turn your unit on. See if it starts to cool.” Sure enough, it did, and it worked great. I was very impressed. They were quick.

    Having a home warranty has been beneficial. I signed escrow and got my keys on Friday then we went in and started cleaning on the weekend. The garage door opener was making so much noise, and we were putting WD-40 on all the joints, trying to make it sound better, then the springs broke. It wouldn't go up or down, and we were stuck. I tried getting somebody out to look at it and the American Home Shield rep couldn't find my account number. In the meantime, we used the name that was on the garage door opener and called the company to come out and look at it. The guy replaced the springs and got it working. He also said the motor was old, and they’re not gonna last 20 years, so he put in a new motor.

    The following Monday, I called a number and found out my policy was cancelled because American Home Shield didn’t receive payment. I called the escrow number and said, “What happened?” The seller wouldn’t buy it for me, so I paid for the home warranty myself. That wasn’t too cool, but that wasn’t American Home Shield's fault. It was a timing issue.

    On another claim, I had a concern with the microwave on the top because it was chipping, peeling and exposing some material underneath the coating on the ceiling. The repair guy came out, looked at it and said the material that was underneath the coating wouldn't cause the microwave to arc. It was still perfectly safe to operate. Then he scraped off the peeling part and re-epoxied and painted it. It was a special coating they have for microwaves. It didn't take the repair guy very long and it looks brand new, so it’s all good. I also had someone come out and rekey the 12 locks that I have. It took a while, but the guy got it all done and it went well. He was great. He took the time to clean a couple of sticky locks that I had, which was nice.

    Overall, American Home Shield has been very responsive. These days though, it seems like you have to wait a few days to get a repairman out. It wouldn't have helped me with the garage door opener because I wanted to go home and we couldn't leave the house with the garage door open. Other than waiting a couple of days to get a place on people’s schedule, it’s been very good.

    A contractor came out for the dryer. The washer knob wouldn't turn and you couldn't figure out which setting was going to work and have water in it. It seemed like every time was a little different. The dial was not connecting and they said not to use the washer. It was kind of jury-rigged with a wire. The dryer just needed a dial so they replaced it. It was excellent with the dryer but American Home Shield hasn't contacted me on the washer. Better communication would be good. They've got ten zillion things to do and they can't keep on top of it all.

    American Home Shield has been working good. The recent claim was we had a washer that was not functioning right. The process to get the call initiated was great. Sometimes, the only thing is that you have to wait at least a week to get somebody to come over because they're so busy but we understand that that's what happens when there are a lot of people using the company. When the technician came in, he was very qualified. He had the part on his vehicle and took care of the problem. We're 100% satisfied with the technician. There was one claim that I had an issue with. It was some piping, and Kitec Plumbing said that it wasn't covered. There are some disclaimers that I wasn’t happy about but that's the only thing that I was not satisfied with American Home Shield. If they can provide more customer service for escalations and supervisory attention, it would be perfect.

    At times, it's been difficult to submit a claim with AHS. We had different experiences with different appliances. The majority of the time, it has not been pleasant. For our washer and dryer, we just gave up and ended up getting a new washer and dryer. It was a pain. Then they were canceling the appointments and that was pre-COVID. Considering they've gone up on their fee, it literally has to be broken down which the washing machine was, and they just help to replace parts and replacing parts and replacing parts. When we lived in El Paso, we went eight months. We got a microwave from someone before finally, they gave a new microwave. But they replaced the whole microwave before we got a new one.

    Our hot water heater, we went ahead and paid to get a new one. We had three different people come out and they said it was beyond the warranty, but AHS refused to pay to replace it. So we ended up having to pay out of pocket after we paid them 80 something dollars each time because when one person came out and we weren't satisfied with them, we got another company, we ended up getting three different companies. They told us, “American Home Shield is not going to replace it.” But then they came back and American Home Shield said that I told them that, and that was not the case.

    I had American Home Shield before I moved. Then, when I came back to Arkansas, I got another contract through them. I have the AC set on 75. Because I'm at work at 7:00 in the morning and sometimes I work until 8:00 at night. But if I go home for lunch it's 80 degrees in my house. If I have more than three bodies in my house, my air does not cool off, which they just left over a couple of days ago. So, I'm still trying to make sure. The first guy that came out said it was too much Freon, let it out. So, the second guy that came out said he probably shouldn't have let it out and put more in it. But before I called them, my line was frozen. I still have the pictures of the ice on the line. So, this has only been two or three days.

    I'm just trying to see what's gonna happen. It will be the weekend. I'm gonna spend more time at home on the weekend so I can see. But when I get up in the morning, I have to get up and cut that. In order for me to be comfortable, I have to put it on 68. And that's crazy, because in the mornings, it's cool. So, I still don't think it's working. But I'm just trying to see what it does in the middle of the day.

    The contractors are very professional. The last guy, they do take their time when they're there. They spend an hour or so there. The last guy didn't go up in the attic to see the inside unit. But this guy here, came into the inside, went up in my attic, looked at the inside unit, took his time. He told me it was not leaking. It looked good. But the last guy, he just said that he didn't know what was going on with it, why if I have two or three more bodies in the house, why is it at 80 and won't cool off, which is crazy. But he's the one that let the air out. But the last guy was like, "Just keep your eye on it. If there's something else, call. Don't wait," like I have been. And he told me that next step he's gonna take if I have to call.

    The first time, it was the Expert Heating and Air. The tech came out, "Oh you need a new unit. Give us two weeks." I waited three weeks but nothing happened. So, I started calling them and I would call American Home Shield, they put me on hold and they tried to call this company, just would not answer, would not call back. And then, in his note said that I said I wanted a new unit. That's not my job. I don't do heating and air, so I can't say what I want. All I want it to be cool. So, I definitely would not use Expert Heating and Air ever again. They definitely were so unprofessional. And my thing with AHS, they were trying to send them out again, but a different contractor. I would take off them off the list if I was AHS. Because then, it goes back to them. People will look at it as they will take that out on AHS. When I called again, they called Cabot and Cabot was out the next day.

    And then, this my second time calling, when they came out this week Monday. I called Monday, they were there Tuesday. AHS was up on it. But I've been dealing with this since June 5th and I'm still dealing with it. I guess when I call them and they come back out, they're gonna take another approach or he's gonna run his test, but definitely in the mornings, the AC doesn't work that well. But I'm trying to wait and see all the options and go from there. But definitely gonna have to get somebody else out again.

    We had a water leak under the sink. It was the waterline going to the refrigerator and the man from Discount Contractors replaced the shutoff valve coming from the waterline. The experience with them was satisfactory but I've been pretty dissatisfied with American Home Shield for the most part. A few years ago, we had some plumbing issues under the house that they did not cover. We had a lot of work that needed to be replaced and they denied our claim because they said it wasn't installed properly. They left us hanging in that deal. It's a shame that I pay all this money all year long for so many years to have them come back with all these excuses why all of a sudden they can't cover a claim. It's a hit and miss with AHS but at least, they're somebody we can call and they send somebody out pretty Johnny-on-the-spot.

    The AC wasn't working properly. It kept shutting off, and it would stay off all day, and then it would kick on for a few minutes and shut off again. Fast Response came out. They were there by the next day once they called. And they came out and thought it was the motor turning needed oil. It was locking up, so they oiled it. And then they left and then it worked all day for a day, then it continued shutting off again. So I called American Home Shield back and they sent them out again. And the motor itself was bad so they replaced that. I paid a $75 expediting fee out of pocket so that they could get the part there quicker. Because I actually had an event going on that weekend for my son for deployment. And they were really understanding and made it a point to try their best to get it out there. And they were there the next day to take care of it. I was very satisfied with it.

    However, I thought that paying for American Home Shield covered the whole unit if something were to go wrong, and the technician made me aware that it does not. I was not aware of that. At least from my understanding as a customer, I thought as long as I'm paying this insurance, if something breaks down, it's fully covered without the deductible. But that's not the case when it comes to something so expensive. Because I was really concerned at that point when they told me that I was going to have to come out of pocket like four grand if they couldn’t get the motor to fix it. And that's a big chunk of money to come up with when you think that you're covered. So just the clarity on what the coverage is. Everything else that I've dealt with them has been really well.

    The ice maker on my refrigerator wasn't working. I did a claim through the American Home Shield website and it worked pretty well. But I don't like that there is no phone number posted anywhere. I had another claim I put in for my stovetop but I was able to fix the appliance myself. I had to cancel the service request the other day. The website said to call American Home Shield but I didn't know where the number was listed. That was annoying. Every time I need the phone number, I have to Google American Home Shield and get the number from there. It's easy to file a claim but it's difficult sometimes to cancel it.

    There was one other claim that I cancelled a while ago directly on the website as the automated system allowed me to do that. But for some reason, I couldn't do the same thing the last time. I got calls from the contractor three times today because they didn't realize the service request was cancelled. I’m glad it’s cancelled because the reviews I got for the company that was supposed to come out here were terrible. I wasn't really looking forward to dealing with a possible bad experience. I cancelled another request in the past for rekeying my house because the reviews were also really bad.

    When I file a claim, the website updates with the contractor. It says the contract has been selected and I am sent a text message. When I go on the website and click on my claim, it tells me who the contractor is and their phone number. I did a claim for my refrigerator because the ice maker was not working. A tech came fairly quickly and he was a really nice guy. He was knowledgeable and seemed to have a good understanding of how the system worked for the fridge. He was fairly well-prepared and had some parts already with him that he was going to try. Unfortunately, they ended up not being the right parts. He was going to replace the ice maker unit on the door and the inlet valve on the back of the fridge.

    I mentioned to him that I had a couple of shelves that were broken and he said American Home Shield covered those for other people in the past. He wrote down the part numbers that he would need and said he would follow up with American Home Shield. They already approved the replacement offer for the fridge. But I never heard anything about the individual parts. Other than that, I'm very satisfied with the end result.

    The air conditioner wasn't cooling and when I called American Home Shield, they told me who the contractor was and that they would get in touch with me. They let me know everything about them coming out. A-US Air Conditioning has come out several times and the service that I've been getting from them has been good. The last technician came the last two times and he was very knowledgeable. The last time, he fixed the fuse and he told me everything that was going on as well as what he was gonna do. I would recommend AHS. I was concerned that things are going up. They're very high nowadays. You may pay for someone to come out and fix things, but it doesn't mean it's quality. AHS would more than likely know who to call on to get the job done right, which was why I got them.

    I had several pipes leaking. When the man from AAA came to fix it, it stopped leaking. Then, it started leaking again. It was like a domino effect. When one part of that pipe got fixed, another pipe would start leaking. But everything was fine and the contractor was very professional. I was very pleased with their work. A home warranty is supposed to set your mind at ease. But I had to call American Home Shield several times to have AAA approved to come out to do the work. It was very problematic. I was told on at least 10 occasions, for the same plumbing incident that AHS sent the email to AAA. But when I called AAA, they didn’t hear anything. AHS can do better with customer service.

    My dryer wasn't heating up. The AHS rep was very nice. She said she would get in touch with the repair company and she would send a note over to them and set up an appointment. She also told me to be on the lookout for who would call and set up an appointment with me. The tech said that I had blown something in there that makes it get hot. He also told me not to cut the dryer on until I get a cleaning service to clean the vent out 'cause it's clogged out.     The repair company did a good job. They came in and got the unit fixed. They didn't have what they needed to get the job done completely, so they came back the next morning and got it all fixed. We were content with the whole situation, and my wife said that the person who came to do the service was nice and helpful. The only thing that sucks is that it took two days to get someone out, but that's understandable. Outside of that, the experience was good. We had one other claim a year ago that American Home Shield had someone came by to help out and they weren't able to fix it. There was an issue with the toilet. This was the first problem where someone came in and they were able to fix it.

    I don't feel good about American Home Shield right now. I placed a call in on July 2nd for a leaking toilet, and they sent a technician out a couple of days later. The technician ordered a gasket then he came back out and installed it. When he left, the problem persisted and the toilet kept leaking from the bottom. The technician came back a second time, and he diagnosed it as, “A hairline crack in your tank is causing the leak.” When he went back and wrote it up as not normal wear and tear, American Home Shield declined the payment, so I asked for a second opinion.

    Another company was sent out, and the guy inspected it and said there was a crack in the tank and it looked like the bolt was tightened too tight. I’ve never worked on the thing as far as tightening any bolts. When the first technician installed the seal, maybe he tightened the bolt too tight and it cracked. I've been trying to resolve this since last week. I've called American Home Shield several times this weekend, and I'm just getting the runaround with them.

    American Home Shield also had a contractor out and the guy installed a water heater a month ago. I had an out-of-pocket charge for that, but I had that service call years ago, and I didn't have to pay anything out of pocket other than the $80 service fee. I questioned the charge, but the guy said he had to install a new water line and the fee for that is over $800. I paid that. With this claim right here that got denied, I asked the company what they would charge to install it, and it was $600 something without American Home Shield.

    I like American Home Shield's website. It's very user-friendly. When I did a claim for the AC unit that wasn't cooling, they told me that I would get a call from a contractor to come out. The contractor called me the same day, which was magnificent, telling me that they could be out between 7:00 and 8:00 that Tuesday morning which was the next day. They couldn't come Monday and explained to me that they were booked. The technician's name was Abe and he was here exactly at 7:15. I told him what I had done and that I had turned the unit off. He turned the unit back on and checked the thermostat. He went outside and did whatever he did. He came back in and checked my unit. He said my filter needed to be changed and changed it out for me. He was a wonderful guy.

    I love American Home Shield. It's worth it. I believe in their service because this is not the first time that I've used them. They also have fixed my stovetop which was wonderful. They have absolutely been there for me when I don't know which way to go. I don't mind paying my monthly fee 'cause being a single mom with one single income coming in, American Home Shield helps out a lot.

    I've owned the house several years, and before that, I rented it. The previous owners had American Home Shield. I came in and took it over. Last fall, I added my pool and hot tub to it. My neighbor has AHS. She was the one who mentioned that they had it for the pool. So when I got the call to renew in the fall, I was like, ”Oh, yeah, add the pool and the hot tub.”

    The tech came out three times. The first time, my downstairs air just stopped working. And then he came in, put in maybe a capacitor. It started working, but it was absolutely dead outside. That little machine was not moving. And within an hour of that, it was screeching, and the fan was moving funny. I just shut it down. I talked to the tech and he said, “Maybe it’s the motor.” That was what I thought it was because it wasn’t moving the first time. But he got it moving. So, it was fine. Then he came back out and replaced a fan motor. And then I called the third time, and he just replaced the batteries in the unit on the wall because those actually had died, which I didn’t know that I had to change them. Everything was fine with him.

    I called about my hot tub, but that person has never called me back. I did followed up with a call. And I just need to get another contractor. It was on my list, but I haven't called anyone today because I don’t want to get sidetracked with that. I just can’t make every day of me following up with people. Also, sometimes AHS sends someone out and I'm not ready for it. Other than that, they're wonderful. And I've used them many times.

    Sometimes the contractors that AHS used aren't as quick to fix things. Three months ago, two air conditioning units upstairs had a major problem. And the drip pan filled, crashed through the ceiling, and water went down to the first floor. Up until two weeks ago, the work was finished. Right now, insurance company guys came fixing one final thing upstairs. That has been since President’s Day weekend. That was the contractor, not AHS. They had sent it out to somebody who said, “Oh, yeah, you need a new AC unit.” That contractor never sent it in. Then they ended up sending something out that said I needed a new drip pan. I was like, “Are you kidding? I would have replaced that. If I knew that was it, why wouldn’t you have sold me one?” Then another contractor, and then another person came out, and it was the same thing. I’m curious how they get paid, if they go for the quick fix or whatever.

    The second company, the guy seemed great, but he was trying to upsell me on the AC unit. Off the record, he was trying to, “Oh, you can always--” and then, a week later, they hadn’t even put the claim in. I was like, “Good thing it’s not hot.” But there were days. My office is upstairs, so keep in mind it has the attic hot air coming through into the house, because there was no ceiling. It was stripped out for two months waiting for a new AC unit. That was the problem. I was disappointed that someone was trying to upsell me on another unit. I got a deal for upgrading. My free one cost me $1,700 still. But still, I was fine. I wish that on their end, it would have just been smoother. But AHS has been great and responsive. And we've even gotten on the phone and called people. Every time, they would say, “Hey, is something going on? Let me call the company now,” instantly. So, I appreciated that. I would recommend AHS to anybody.

I had this leak that was dripping enough water that I was a little bit concerned that it could get worse. Jeff came at an appropriate time and explained what was going on to my wife. The only thing I would critique about the service is when I did call the place, AHS could not reach Jeff. The appointment was from 2:00 to 5:00 PM, and it was about 4:30. I started getting nervous because my wife was at home and I wanted to make sure that it was still scheduled okay. I wish we were notified that there would be a delay. Jeff would have known earlier from previous jobs. He did eight jobs that day so he was getting behind but I wish someone let us know to give us a little leeway instead of just sitting around all day.

    Budget A/C, the contractor, was fabulous. We had a clog in a pipe that came out of our washing machine where you hang the hose and the water comes out of the washer into a pipe. Budget A/C did a great job. They communicated very well and showed up when they said they were going to. The young man who did the work was super personable and very nice, and he was able to fix it. So, everything was fantastic. In this situation, everything was perfect and went exactly the way I would expect.

    I had a situation about three months ago with my dryer and it was a nightmare. I was ready to drop American Home Shield because of the bad experience. But this one went so well and it brought me back around. A lot of things are covered with the $100 deductible but you are at the mercy of the home warranty company with their timing, scheduling and contractors. In this case, Budget A/C was a good contractor. We had problems before with Sears and I was not at all happy with them.

    I went to the website, clicked all the buttons I was supposed to and hit submit. It was awesome. I then got an email and a text message. I got the name and phone, and then they come, they send a text or call or both. Our pool pump was not working correctly and the contractor replaced it. They came back because the line was clogged, and it was working, and then they just blew it out and everything's working fine. It made the pool clean. They were very professional, informative and helpful.

    If you live in a suburban or rural area, it's very difficult to get contractors to come out there. One time I was finally given outside authorization to do something after four months and they said nobody wants to deal with AHS from the contractor standpoint. They said it's a headache to deal with because you're on hold, you can't understand what they're saying. Everything is being outsourced now. But if you live in a very populated area, go for AHS. It works wonderfully.

    I put a claim on August 6th on the website of AHS. I put it in for the faucets, which were for my shower handles, and then three toilets to be fixed. Then I saw that it was TJ Plumbing, so I called TJ Plumbing and said, “You guys have been assigned.” She said, “That's great. It says faucets. It doesn't say toilets.” I really wanted TJ Plumbing to come that day, and I was just seeing if she could fit me in. She said, “I can't even do this because you're not even listed for toilets. It just says faucets.” I called AHS. They added the three toilets, which say water closet. Then I said, “Okay. Great. It's added.” She booked me in for that Monday.

    Then when they showed up, I said, “Let me show you. The faucet handles are in the shower.” They said, “Oh, no. We can't look at the faucets ‘cause it's not in the order.” I said, “What? It's not in the order?” I put this all at the same time. It didn't show up with the three toilets. I got an email from them at 12:09 that said faucets for dispatch number **. Then again, at 1:54 that same day, just an hour later, for ID number ** that said water closet. Didn't even say three water closets.

    I never went on the website and deleted faucets. It was just gone. That order number, I was told on one of the various calls, wasn't there. That ID number, she told me, was like, “That's dead. That's been canceled.” But I never canceled it. I just figured when I was on the phone with her that was just gonna stay and she was adding the toilets. So, then this whole time, I've been trying to get the faucets back added on. They kept telling me I have to get charged for another visit.

    They promised me they're gonna call and they never do. The last person I spoke to was super nice. He said he was definitely gonna get somebody. He understood it. He was gonna listen to the call and let me know if they would cover the visit at no cost. But again, none of this matters if they're not even gonna cover faucets that are shower handles. Then I spoke with Stefan yesterday. I had to go through the whole thing and tell him the whole story. He promised me a supervisor was gonna call me back. But all I keep having to do is tell the same story and it's not resolved. If they're not gonna cover it, fine. But just tell me. One time, they also sent TJ Plumbing for a pool visit and they don't do pools. I said, “I will totally use somebody else. Here's a bunch of vendors.” I even gave them names. They promised me they would give me a pool person but then they assigned TJ Plumbing again. Even TJ Plumbing was like, “We don't do pools.”

    There have been times in the past where it's been difficult to get coordination between American Home Shield and the repair companies. There were delays in scheduling and repair appointments. The main service contractor here is Sears. They were at the house on Monday, fixing a dryer. They have their own scheduling system and process which doesn't appear to be linked with American Home Shield. American Home Shield kind of gives the impression that they handle appointment, but then when it comes right down to it, it's Sears or the other vendors that are scheduling their own things. It probably would be easier and less confusing if American Home Shield would say, "The vendor will handle all of the scheduling. We'll forward them the order."

    Sometimes the hold time to get to talk to somebody at American Home Shield is longer than it probably should be. Also, it's difficult sometimes to understand the people that you're talking with because English isn't their first language. Sometimes I, as a customer, have to do some heavy lifting in order to make things happen. But overall, every repair that we've ordered has been completed. We've had American Home Shield for nine years now and used it multiple times. I'd like the cost to be less expensive, but I understand.

    I like how AHS has their online claims set up. It's simple and convenient. When I first got the house, a contractor had to come out and fix my refrigerator for me. Recently, where the water comes out of where you turn the handle one way for hot and the other way for cold, the bottom part of the neck part of it was turning so loosely that I was afraid it was going to pop and water would go everywhere. I filed a claim and a plumber came and looked at it. He did what he did and said it was not covered under the warranty so I gave American Home Shield $75 for no reason. But he was really nice. He went under the sink and kind of tightened it up for me so it wouldn't be so loose.

A contractor came within a week for the microwave but it took over a month to get all of the parts and we had to coordinate everything. We were told, "It's your responsibility to get the parts.     I filed a claim for the air conditioner through the American Home Shield website. It was user-friendly and I could figure it out easily. I received a text message saying that the claim was assigned and then the contractor called me. The tech texted me when he was 15 minutes out. He fixed my air conditioner and he also gave me tips on how to take care of it better. It was really good because I didn't report my outside unit but he looked at the outside unit to make sure that it was all okay. He claimed it was filled with dust and dirt, so he cleaned it out. He also cleaned out the weeds in it and replacd the capacitor. I was very satisfied.

    The warranty from American Home Shield was a good purchase. Any service that I've had would have cost more than the yearly price for the contract. The service guy had electrician out here and it cost me $100. He was here well over an hour and he said the service call would have been $150. There was an electrical line in my garbage disposal that wasn't working. It was a plug in and it had gotten torn away from the unit, and we had to replace that. I’m pretty satisfied with all the work that's been done.

    My air conditioner was blowing warm. Best H.V.A.C. came right out and they were out when they said they were going to be. The problem was there was a wire in my AC unit outside cut by the fan and it was promptly addressed. They fixed the wire and tested the AC and everything was good. The only issue was my zip code was 60 miles away and I didn't notice that before. I called Best so that they wouldn't start scheduling thinking that I was 60 miles in the other direction.

    The garbage disposal stopped working and the tech called me the day I submitted the claim to American Home Shield. Then, he came out within a week. He was great. He checked it out the first day and then he said that he was gonna have to probably order a whole new garbage disposal. But he ended up finding the part and a couple of days later, he came back. I told him that I was gonna be on a call and the said that I could leave the door open and he would come in, fix it and be gone. So, it was awesome. He was very considerate.     My AC wasn't cooling properly and it was running all the time. The techs looked it over and I expected they would at least check the charge. Then, they felt the line and said it was good and cold, so it must have enough Freon. They gave me advice that I should keep the upper and lower thermostats set at the same temperature. It continued to be an issue and I figured that the air coming from the ducts upstairs was not what it should be. So, the result was that the downstairs was freezing and the upstairs was warm. I found out through reading and talking to folks that there's a damper that causes the air to go either upstairs or downstairs or both.

    When I called the contractor back the second time, the tech investigated the damper. He said that he manually set it so that it was blowing more upstairs. he also said that the motor that causes the damper to change directions was the problem. So, he manually set it. That might have helped a little bit but didn't really solve the problem. He also told me he would have to check with AHS to see if they would cover that. He said he didn't think they would cover dampers. Later on, we got a message saying that the claim has been rejected by AHS and the reason given is a peculiar thing. They said it was a pre-existing condition, which it definitely was not.

    The two things I would highlight would be number one, the first visit, the guys really didn't listen to me and they had preconceived ideas. They pursued those rather than giving me a thorough hearing. The second thing would be the idea that this is a preexisting condition when the air conditioning was working fine all along until I called. I have the evidence from when I bought the house that the AC was in good working order.

    I've been very happy with American Home Shield. I had an AC problem and the claims process went smoothly.     A technician fixed my kitchen sink that was stopped up. It wasn't really fixed but I can't blame him. The water did technically run but it seemed like once you filled the sink up and try to let it out, that's when it didn't want to run. I did give them a call back and let them know that it was not plugged properly, that the water was still taking a very long time to go down, and they came out. The bad part is I hate automated systems when I want to put in a work order. It seems more efficient when you talk to a human being because they know exactly what you're talking about and can type notes. So as long as I'm talking to a human, I'm okay.

    I do love having a warranty because making one phone call to get something fixed is great. But I'm trying to look for something else because I'm paying AHS every month then if something happens, I have to pay a deductible. I shouldn't have to pay $100 every time something happens. Sometimes, it may be the littlest thing. Some things are big, but if I'm paying every month, then why should I have to pay more on top of that when something happens? There are a lot of companies where you just pay this monthly fee and if something breaks, you call and they come out.

    When we did the repiping of my steam system, I got a fair price, but the vendor was at my house at least a dozen times trying over and over again, mostly unsuccessfully, to complete the job.     We have a condensation pipe in our basement that was leaking profusely. Techs came out and they repaired it.     We discovered water in the crawlspace. A person that was checking for water mitigation identified that the ductwork was sweating. It's producing its own condensation due to lack of insulation. So, we filed a claim with American Home Shield and they sent out Total Air Care who verified what the water mitigation team determined. So, they recommended that American Home Shield allow us to reinsulate. But I've not heard from them, and I've called twice. Total Air Care came out initially on the 6th, but they needed someone else to check. They finished that on the 9th. I called them on the 13th to see kind of where we were. I didn't get anywhere at all. I did call yesterday to see anything, and they said they were still working on it.

    The two claims I did to Home Shield came from existing issues with the house that were not fully addressed. I had a dishwasher claim, which has been even more frustrating than the air conditioning. The dishwasher face was bent during installation. So, we contacted Home Shield. They sent out an appliance guy. He determined that the part needed to be reordered. Home Shield approved the order. The part is backordered. Just got the part in last week and that was eight weeks between the claim and the part coming. Then the new part was also bent, so the guy couldn't make the repair. He recommended that Home Shield just replace the entire unit because if the unit is available at Lowe's, it could be in within the week. He fears the part will come back bent again.

    Also, when I called yesterday, I did it primarily to ask about the dishwasher, but I asked about the AC as well. The person I spoke with said they would know within 24 hours. That would be sometime today that they would make that determination. But they did have the report from the appliance guy. They did see that he made that request.

    As far as Home Shield's claim process, the intake is incredibly easy. I was really impressed with how quickly we were scheduled. It's all done online. You don't have to worry about waiting for somebody, which was pretty helpful. Once your technician leaves, you can call them back easily because they're a local person. You don't have to be on hold for 25 minutes. But anything back from Home Shield after the technician's visit is pretty poor. They could follow-up even with just an email saying, “This part's been approved. This part is being questioned. This part is being processed.”

    It was leaking water inside the refrigerator, so I had a little bucket I had to put in there to collect the water. I made a claim with AHS and I didn’t care about paying the 100 bucks.     When we plugged into an outlet in our bathroom, it wouldn't work. We went to reset the GFI in the other room and then plugged it again. But then anything I would plug in would bow the outlet.     The techs that AHS sent came out because the air was out. I was hearing water coming out of the inside unit that blows the blower. The first time, the first one that they did was on July 13th. Then we had one on August 1. I called American Home Shield to have them either reopen or recall that claim because it wasn't cool anymore. The sound like I hear water, they explained it could be condensation that was there. I said, “No.”

    Within the last two and a half-week period on the 13th till the 1st of August when I called them back out, I was only upset about one thing. I was upset because the cost of the Freon was astronomical. They put three to five pounds of Freon. It cost me about $200. I haven't had any problems with that one. Then on the 13th, on the other side of the house, it started getting warm. They came in on the 13th and put Freon in one, five pounds of Freon, and for the overall cost, it was $600.

    They're charging me $100 and something per pound. They said, “That’s what the industry does because it’s a seller's market, it's not a buyer’s market.” Because they said the cost of Freon has doubled. I said, “At this rate, it’s really not beneficial for me to go through American Home Shield because I'm not finding any cost breaks. I went on it because it was extremely hot."

    They paid $10. It’s not beneficial. I said, “Why’s it’s high?” The guy said he only did one unit on the other side. I said, “I wasn't home. I was out.” But my wife was there, but she doesn’t know anything about it. But I talked to him and said, “I need you to make sure that both units are filled.” My wrong assumption was that they filled both units. The guy came back and said, “You still have three and a half pounds that you need in this unit.” I said, “I'm not gonna sit here and argue with you. I need to get it fixed and I need to check on the inside because now, water is running from out of the closet into another room and we wipe that up.” The guy came back and he looked on the first.

    The customer needs to know what is actually covered. If it's Freon we need to put in, you need to know that the cost of Freon is $120 or $160 now, so I don't need them to come here, charging me $125 for the visit, then turn around and tell me, “By the way you need five pounds of Freon and it's gonna cost you 675 on top of 125.”

    The AC wasn't working. Evidently, there was a leak in the coolant system. The contractor put some stop leaks and also filled the reservoir with Freon. They said that I should not have any more trouble with that for years. AHS has always been there for whatever has happened over the years.     I had a claim but the vendor did not follow through nor didn't call back. I called in to see what could be done, and I spoke with someone who promised they’d get things going, and I still didn't hear anything from that vendor. The young lady that I was speaking to was very diligent. She wanted to make sure that I was happy and she did not want me to cancel the service so she put me on hold to see what she could do.     I had my AC worked on twice. It never got cool, but it would kick on and the capacitor was shorting out. The first time, AHS sent Logue Heating and Cooling out and they did a repair. But after that, my electric bill went from 300 to 400. I called AHS and said that something was wrong somewhere. So, Everyday Heating and Cooling came out. The tech checked the capacitor and cleaned something with some wires. Then he checked the burners to make sure it was operating in conjunction with the air conditioner, and then the thermostat. He was great.

    I also had AHS try to do another repair recently. The doors parting on my garage door broke so I couldn't open my door. When I looked at my contract, it says garage door parts and components. But when I called, AHS said that they we're sorry but the springs aren't covered. I told them that I thought the spring was a component but they said it wasn't. They also don't pay for the door track or the motor, which are parts and component as well. So, I had to spend $260 out of pocket on that one.

    Other than that, when I would get connected to a representative, I couldn't understand them. They could hardly speak English and it was very hard to communicate clearly. In some cases, I've had to make two or three calls because the people I would talk to had really bad broken English. American Home Shield's reps were very friendly but by far, they have got the worst language barrier of anyone that I've dealt with in a long time. Despite that, I like not having to pay the entire price of the repair. AHS charges me $100 and I'm sure it cost more than $100 to do the repair.

    The icemaker wasn't turning. The tech scheduled a video call. He was able to see that the motor had stopped in between and determined that that was probably bad. So, he knew what part to order and had it ready when he came out. The people that American Home Shield has sent out to my home have been professional, and they've taken care of the problem usually pretty quickly. The warranty always worked out for us with the things that we've had go bad. It has been worth it for us. I do like the option of doing the video call first because it saves some time.

    I called and reported that my air was not putting out cold air, but warm air. There was back and forth with Cool Image Air & Heating, the company that was going to do the work. When I had Whirlpool for all my appliances here in my home, there was a wait for something, but not as long as this. This was a long haul with no heat in the high desert. American Home Shield doesn't have enough people working the company but they were nice. When I called them and told them to find another company to help me out because Cool Image Air & Heating wasn't able to give me the service within a reasonable amount of time, they had me holding the line, called around but said they didn't have any others available at the time. They were all swamped so I stayed with Cool Image Air & Heating.

    It's been a long wait, but the work is done, and I'm happy to have my air conditioner is back after almost three and a half weeks. However, American Home Shield only pays $10 toward the cost of the refrigerant. It was 720 out of pocket for me to pay for refrigerant in addition to the $100 service charge. I didn't expect to have to pay for the refrigerant. The unit seems to be working fine but I need to call the Cool Image people and ask them something. There's a little evaporative spout out there. Some time in the past, when I ran my air conditioner, there was chilled water that would come from that little spout. I don't know when it's supposed to do that, how often, but I haven't seen any evaporative water coming out of that little spout, and I wonder if that's normal.

    I had a claim for my garage opener and that's also resolved but that was also my responsibility for the battery pack so I paid for that. That was an extra $250. They were aware that I have an older home when they sold me the contract but they didn't replace the battery pack. That came in effect after the contract was already in effect and they were aware of it. Other than that, I'm not unhappy. I'm just wondering why the additional charges on my part that I wasn't aware of. I will keep using them and see what happens next, how much more out of pocket do they want from me if anything should come that I need servicing.

    Air Design A/C & Heating was great. They called me and told me exactly what time they were going to swing by. The guy was super cool. He really knew what was going on. The problem apparently was lightning, it hit our house, and a bunch of electronics went down. I saw that I had a problem with the AC unit because it was leaking. I didn't realize that the outlet was having problems. So he pointed the problem with the outlet. We reset it. He suggested changing it if it keeps having problems. For now, it's been good. So he reset the outlet, connect it, cleaned everything and taped a few holes. He also checked the coolant and the gas. Everything was good. Submitting the claim with AHS was easy. I called and someone contacted me. I'm happy with it. I was lucky that it wasn't anything really bad with the equipment. The equipment was fine.

    American Home Shield has done great for me. Every time we've called, we've never had any problems getting someone out here. It may have taken a day or two to get out here but that is understandable. This is a large area and there are a lot of people with a lot of problems. If I had to replace everything in this house, I would go bankrupt. I couldn't do it so a home warranty is important. You got to have it. But I wish they would fix the system better. When you call local companies to come out for American Home Shield, they do a half-** job because they're not getting paid quick enough. That makes the consumer have to deal with all of the backlash and attitude from the people American Home Shield sends out here.

    My AC issue has not been fixed yet. From what I understand, the blades are tilted in the wrong direction. So, instead of pulling air through the vents to cool off the coils, it's pulling air in and it's not cooling it off because the fan is incorrect. Beaches Air Conditioning came out on Friday and they were going to get the part. They got the part that was needed and came on Monday afternoon. They put the part in, the AC came on, and they left. It cycled off and didn't come back on again. I called them and they came back out Tuesday. They said that they needed to get a fan and that they would get back with me.

    I called and left a message today with Beaches Air Conditioning and have heard nothing from them. According to some of the stuff that I've read about Beaches, there seems to be a real attitude problem with a lot of the people. I would like to see things done the way that they say they're going to do them. If they say they're going to fix it, please fix it. Do it in a timely manner. Don't let it take two weeks to fix the problem. I'm hoping, considering it's been two weeks now, to get my air conditioning fixed today.

    I have a cracked plumbing stack and American Home Shield had to have the initial diagnostic done, then they're going to decide the course of action. I was never contacted about what needs to be done after the fact though. Pipe Solutions contacted me and let me know, but there's still the matter of what is and isn't going to be covered. They haven't even started the repairs yet. With American Home Shield, certain things are easier to call on than others. When it comes to plumbing matters, it's a bit more cumbersome. Electrical issues are easy and HVAC issues are straightforward, but anything that regard a bigger fix can be problematic at times.

    I'm happy with the service of American Home Shield. When my dryer wasn't working, I submitted a claim and it was easy and unbelievably quick. The tech was very polite and came right on time. I had asked him to call me about 10 minutes before he got there, so I could meet him there 'cause I was at work and he did that. He came in and in 10 minutes, knew exactly what was wrong with it, told me it was a timer, and that they would have to order the part, and that they would call me when the part came in. Then, they called me back and told me the part was in. They came out, asked me what day I wanted it in. I said as soon as possible. They either came that day or the next day and came on time. The tech put it in, cleaned everything up, got a broom, swept, wiped everything down and left. He was really nice.

    Allan Electric was wonderful. I would call them again in a heartbeat. From the second since I talked to them, they came out immediately. I told them that the box had melted and they made it a top priority, because I was sitting in 105 degree weather without electricity. It was on a Friday, and they put me down immediately for Monday morning. At 7:30, they showed up on time. They ordered the parts immediately. They talked to American Home Shield in person, so it made the transaction go faster. I have had another problem, though, with American Home Shield.

    I bought this house, and my friend said, "You should get American Home Shield. This house was built in 1992, so just in case you have problems, you need a backup." I didn't think I needed it, but I went ahead and got it. When my refrigerator went out, water went all over the floor. AHS sent Sears out two weeks later. I was without a refrigerator and Sears said they couldn't get the part. It took six months to get a refrigerator. I called American Home Shield almost every day, and they kept saying, "We're taking care of it. We're taking care of it. Sears isn't doing it." I'd call Sears, "No, we're taking care of our end. We're looking for the part." I finally lost it, and I said, "I can't live like this any longer."

    My first experience, I would have never recommended American Home Shield, because they gave me the runaround so bad. It was the most horrifying experience of my life, and a lot of the people that I talked to, I couldn't understand a word they were saying. The second experience, when I had the meltdown in this house I just bought, was amazing.

    I had American Home Shield for 15 years before. When I bought this new house, the company I financed through set up another company, which is the only reason I didn't have American Home Shield. As soon as that one expired, I went back to American Home Shield because I'm cool with it. One time, all of my appliances went down (my washer, dryer, dishwasher, and AC) within two weeks of each other. The person that came out for my dishwasher said, "We got to order parts." He did then he got sick. He came out a couple of days after he said, "I'm gonna try get out there on Monday." When he came, he put all the new parts on. It's the latch that holds the door shut on the dishwasher, and for some reason, it would not work, so he recommended a total replacement. I'm still waiting to hear back on that.

    American Home Shield is also working with me on my AC. It's older and it was built in such a way that if something went down, the whole thing was obsolete. It's like if I buy a new car and I get a flat tire, I gotta buy a new car. The thermostat on my AC went out, and the repair company said, "Oh, it's a two-stage unit, and the wiring, there's four wires go down, you need five or six wiring." Unfortunately, it's gonna take almost to the end of this month to get to it and I've been living without any AC in a 100-degree weather for six weeks. It has nothing to do with the service though. It has to do with my machinery that the company is working on. They're doing what it takes to try to get things done and they have agreed to take care of it. Other than expediency, that's all I can hope for. I'm going to be required to put out $2,000, and I don't have that on hand at the moment anyway, so they can't do the work.

    The toilet rocks back and forth. We called Home Shield and they gave the name of the contractor and the time that they were coming out. They told us that the contractor will call us when they’re on their way. The contractor was very professional and timely. They knew what they were doing. I’m impressed. They thought the toilet was not sitting level. So the floor needed to be raised just around the toilet itself. The whole floor didn’t need to be replaced. Just that little section around the base of it. They haven’t done it yet. They had to check back with Home Shield. But overall, Home Shield has been good. It’s worth the extra cost especially when it’s a high ticket. It helped a lot when you don’t have to put up the whole amount too.

    At first, American Home Shield thought the issue was my AC unit thing. But then the contractor came back and found out it wasn't that. The issue was the hot water heater. They paid for just the hot water heater. But it wasn't put in right, so we had to pay for the replacement. I didn't understand how we had to pay $900 out of our pocket. Also, I didn't like I had to wait till Monday for someone to come out.     A friend of mine has 24 houses and he has American Home Shield on all of them. He told me to get the home warranty because I have a hot water heater, stove, refrigerator, and pool filter. I signed up with American Home Shield about three months ago. Something happened to my pool filter so I filed a claim. It was rather quickly and I got a notification that the pool company would contact me within one business day. They called me within an hour and a half.

    The guy there said he could be out tomorrow to take care of the problem. I just needed to take a picture of the model pool filter, the filter itself, and the motor. I sent those to him that night. He thanked me and said he would be out in the morning at around 9 o'clock. He came out the next morning and pulled things apart. There was a piece of plastic that was jammed inside the propeller for the filter and he fixed it. He was done in 20 minutes. I thanked him and paid my $75 online for the deductible. The service was outstanding and we were good to go.

    The thing that attracted me to the home warranty was it covers all appliances like the water heater, refrigerator, stove, microwave, and ceiling fans. Look outside of your normal appliances and see what big dollar items you have and get them covered as soon as you can because it is a great plan to have. Outside the house, there's the AC unit and the pool. You really need the home warranty for those more than anything because those are the most expensive things. For my pool, a motor for a filter is $1,200. I pay $60 a month to include the pool filter and it's worth its weight in gold.

    Our water heater was leaking everywhere and we had mold from the leakage. It's sitting on the box out there in the garage. A tech came and I was with him the whole time. I showed him different things. I asked about things and there were some of the stuff he was saying was right. He said he still had to get the water heater fixed. But in the end, he couldn't do most of it. He probably doesn't know how to do anything. He was gonna send the claim to American Home Shield. He was going to get the water heater and they could put that in. But he never really followed up with us even when we tried calling.

    Another thing we asked about the tech when he was here was about the mold that was underneath the sink. He couldn't figure out there was a leak on there and said it could be from something outside or nothing really. He gave us somebody else's information to meet up with us later that day. Every time I had asked the tech about something, he said he couldn't do it. Aside from this claim, we also had an AC guy out here. He told us we needed a condenser and Freon. The AC couldn't be fixed because it's older. He didn't even open up the unit to look and he was here for only five minutes. That also threw me for a loop on that one.

    The contractor was supposed to come out to repair our washing machine, but they have not. American Home Shield sent out three repair guys, so it looks they've been kicking the can down the road to keep from doing the repair. And they were supposed to give us a call within the next 24 to 48 hours, but it has been three days ago now. We haven't heard from them. It takes too long to get anything done. We had a garbage disposal issue, and it took them two months to get that issue resolved. They just don't do what they're supposed to do and their customer service sucks. Call them, definitely reading from a script card, and repeating the same thing over and over. So, at the end of the day, it's not a good experience.

    American Home Shield is questionable. It took me about a year for my refrigerator to be replaced. What I had to do was tip off the refrigerator to see there would be a freezer burn in the back wall where it would be frosted. Then I'd have to clean the bottom of the vegetable drawers. I'd have to take out the ice and the water. It was a GE which was defrosting inside. The contractor said it was this particular panel. We did six services before we could even get American Home Shield to give us a replacement even though they were told to have it replaced. When the repair people tell American Home Shield there's a problem and they can't fix it, they should go immediately and take care of it. Also, American Home Shield has to change their customer service. The whole problem was the people that I was talking to were foreign. They don't know our language that well. Their customer service needs to be American people where they can understand our language and terminologies.

    AHS meets my needs every time I call them. They send quality people out to help with the service of my air conditioner or other matters. That's why I've stuck with them. In the first few years that we were with them, the people they were sending out were not as knowledgeable as I thought they would be. But over the years, they have changed and the people that they've dispatched to my house usually can spot the problem, isolate it, and fix it in one visit, or they might have to order a part and come back at no charge to me. They've gone up a little bit in their service fees, but everything else is going up, too. The last time I had someone out was a couple of weeks ago for my air conditioning unit.     I would recommend American Home Shield because it's a great tool to have, especially for females who don't know anything about fixing anything. The contractors come right on out and get the claim done. When I had a leak under my refrigerator, a gentleman came out. He fixed it and told me what the problem was. I was glad with that because I didn't want to mess up my food. However, I had issues with some of the foreign people. You can't understand what they're saying sometimes. Also, I had one contractor that was giving me the runaround at one point. I told American Home Shield to put in the system that I didn't want that contractor to come back to my home.

    If I ever have any furnace or air conditioning problems, I want Fast Response Heating & Cooling who came out here the last time to fix it. I was amazed. The lady called me and told me that she was on her way. Then she got it fixed. I was proud. It's been working great ever since. The only thing that bothers me about air conditioning, if it’s my furnace or my compressor outside that goes out, I am hoping that American Home Shield is going to pay the majority of the replacement costs. I've had it all these years and haven't given it up because of the amount of money that I have paid. But then people should consider American Home Shield since AHS has come and taken care of the things when they needed to be fixed.

    Our condenser outside started making some weird noises and I reached out to the contractor in the morning. They said they were full but they could work me in. They asked when I was available and I told whenever they wanted to come. It was 95 degrees outside and they came out on the same day. They were able to figure out quickly what was going on. We have a Trane system and the guy who was working on it used to work for Trane, so he was very familiar. He said it was a common part and he would reach out and see if it was in stock and let me know.

    The contractor called and said that they haven’t heard yet but they would let me know first thing in the morning what it looked like. They called me first thing in the morning and they said they had the part. They came at 11:00 but I had to run an errand and when the guy called to tell me he was on his way, I told him I wasn’t home. He said it was okay. He didn’t need to come inside and he would go around to the back if it was okay with me. He had everything fixed by the time I got here so they were amazing. If the condenser was just doing what it was doing, I might not have called right away knowing this could end up being expensive. And then, it could have been a lot worse. Because the tech said that if we kept trying to run it, we would be replacing the entire condenser as opposed to just a part. We've utilized American Home Shield a couple of times over the years and it's very much worth having. It's peace of mind.

    I have done my first claim and second claim within the past month with AHS. I was unsure for a long time exactly how to do it. But the first time, I did it via the phone, and it was fine. The rep was a tiny bit hard to understand though. Then the second time, I did it via the computer. It was really easy these past two times that I submitted a claim. I was surprised about how quickly people got back to me. The first time, I thought I might have a leak in my sewer pipe. The tech got under there and fixed some pipes that had come loose. Then the last time, I have a grinder toilet-type thing in my downstairs area and it was a ton of work and a very nasty job, but he was in and out and got it done. It was the same guy both times.

    We were having an issue with drainage and a possible leak for the washing machine line and what we thought were the bathrooms. It turned out just to be a clog in the main washing machine line which the techs cleaned out. They explained the entire step-by-step process to me, showed us what they were doing to diagnose the issue, and we would pay them out of my own pocket if we ever had a problem again. Unfortunately, part of the underlying issue for what caused it isn't covered by the home warranty company. But the tech said that if we ever wanted them to come out and give us a quote, he would be happy to do that. Overall, American Home Shield has been very helpful for setting up the policy and for making claims for repairs.

    CPR Appliance Repair came and looked at the oven. The part that they needed to fix the oven was no longer available because KitchenAid doesn't manufacture that particular microwave oven anymore. AHS replaced the microwave oven and we have a Westinghouse now. However, it was not too easy to do the claim because the persons that I talked to didn't fully understand what was going on. I told them in the beginning that I would give them the measurements of the microwave and the area that it was installed. I was told that AHS does not use measurements. They wanted me to send a picture, which I did. I asked the person that I sent the picture to, “How are you going to tell from a picture what the dimensions of this microwave is?” The person told me that they were gonna see what the installation is.

    That individual or any other individual needs the measurements so they can purchase the microwave. Finally, I went to Lowe's and got the dimensions of the oven that could replace the one that was there. I provided it for AHS and they sent that particular microwave to me with the trim kit. When I talked to the person, I told them that the trim kit itself would not fit because the way the manufacturers make them now, they only make two trim kits. That's the 27- inch and a 30-inch trim kit. I was sent the 27-inch trim kit. All the other components in the trim kit worked on the microwave, except the front face. The faceplate that was sent to me did not work because it was too large for the area that it had to go to. I had the CPR technician utilize the same faceplate that was on my original microwave and it worked real good. Everything worked out fine after the CPS technician installed the microwave. However, when we received the new microwave, the support that went inside for the plate was broken in half.

    AHS is a good warranty company. They stuck to their word that if they couldn't fix a unit, it would be replaced. However, it took some time to get things squared away. That's what happens when talking to an individual that’s not totally familiar with certain situations. AHS should change their policy and deal with dimensions because those are the things that need to be done when a microwave has to be installed. In any item that has to be installed, it's better to use dimensions than to just look at pictures. Pictures are fine but it only shows the installation. It doesn't give the proper information that's needed to install an item.

So we were very happy. He looked at the unit and said it was a very good unit for this house and that the noises were natural things that happened with that air conditioner. We’re new to the area, so we don’t know who to call and we feel very comfortable with American Home Shield with them knowing who to send out, and to take care of any problem, or to give us any advice on any of this.

    We had a pressure release valve that had gone bad and we didn't want water flooding in the basement. We had to turn the water off until we got the new plumbing person out there. Hers and His Plumbing came out and they replaced the valve. Unfortunately, they didn't have one from their own supply place, so they went by Home Depot, got one, and it was defective. They came and fixed the problem on Thursday then Thursday night, the replacement sprung a leak also. I texted the plumbing person and he said I needed to do a recall. He was coming out with his family that Saturday. Otherwise, we wouldn't have been serviced until Monday. The same guy came out, brought a new valve from their supply place and fixed it up.

    With a home warranty, I don't have to worry about things like that. The biggest worry when you have a home warranty, though, is whether or not they're gonna cover something. I've tried other home warranties, and I've always come back to American Home Shield. We were with them years ago then when we moved up here, we were with somebody else. I hated them, so we recently moved back to American Home Shield.

    A year ago, we had two toilets replaced and it was by a company called SAP. The guy came, then he left and said he went and picked up two toilets. When he came back, he installed them and showed my husband a little bit about the toilet. He said he'd have to come back because the top toilet rocked when he sat on it and that he couldn't finish the installation. But COVID happened and that was the end of it. Finally, we got back around to it and AHS sent out Island Plumbing. Their guy was great. He came in, fixed it, and everything has been good since.

    American Home Shield billed me for the Island Plumbing guy but they told me they would refund the money because I paid for the initial call. They kept trying to tell me that they refunded me the money but I've gone back through and I couldn't locate it in my bank statement. So, I called again today to talk to somebody but I was having trouble understanding him, so I got a little irritated and hung up. Other than that, we really haven't had any issues and they’ve always pretty much taken care of business.

    When we thought we had an AC issue, they sent out someone who came in and forced some air through it. It moved the pluggage to another area, so that it came out of the pan in the air conditioner and leaked all into the ceiling above our middle bedroom. We found the water and realized what they had done. We ended up putting in two bottles of Liquid-Plumr and took care of it ourselves.

    People should be aware of what the exceptions are in their policies. We cover that with AHS, but to do so, you're going to have to pay a $600 disposal fee. Those are among the things that have changed over the years. We just renew our policy every year and we don't go through and read every line. I don't have my policy from 20 years ago to go back and check it, and it's not like they say they made all these changes and what they're for. And it's not until you get in there and you have to do something that you realize they took certain clauses out.

    I had two GFI outlets and a regular plug-in outlet in my house that were not working, and one outlet was flipping a switch on our fuse. I went online to submit a claim with AHS then from the website, I got the name and number of the contractor. The tech that I got was fantastic and fast. He called and said he was available the same day that I made the claim. Then he came and showed me what he was doing and why he was doing it. I have another claim with AHS for my refrigerator and they were booked up for a week before they could come. Then I got a call a couple of days ago saying they had the part, but they can't get out to see me until sometime next week. So, the fact that the first tech could get there the same day, and it was on a Saturday at that but he was working, was fabulous.

    Sometimes, American Home Shield's service is good, sometimes it's bad. Trying to get a hold of them for claims or any of that stuff is a little rough. We had a plumbing leak, and they kept postponing it, and it ended up creating flood damage. It cost me another $2,000 a year in homeowners insurance. It's been good on the small stuff, like the appliances. Even the AC wasn't bad. They sent a guy out when we had an AC issue recently. He had the part changed out and the AC was running again. He fixed it in 15 minutes and was on his way. He was, by far, one of the best ones.
