    Horrid builder. Home is 3.5 years old. Had to clean dirt out of A/C because they didn’t vacuum it when it was open for construction & replace a part. $700 cost. Water heater has corroded in 3.5 years. They use cheap products. Under warranty but why would I want another cheap water heater? $354K purchase price in 2020. Unacceptable.

    Beware!!! K Hovnanian builder reps are dishonest, crocks, and thieves. They promised the house would be ready by month of August, September went by and nothing materialize. They kept moving the goalpost of closing on the house until end of October, according builder supervisor claimed that they have encountering the electrical power grid to provide power to the house, that when I start noticing of telltale signs were totally dishonest with me, specifically the picture of the house they kept sending me. On September 28th that when things start unraveling during my phone a call from Lorena about paying the 30% down. I would like to submit an evidence of my exchange email with Lorena which is shown on pay 4 about the amount of that I have spent of my belonging.

    We went under contract with K. Hovnanian Homes in Port Saint Lucie. Over 6 months later, this became one of the worse decisions of our life. Throughout the entire process, we were treated with a severe lack of empathy. The nightmare began with our initial walkthrough. The property wasn't professionally cleaned and was littered with construction debris and dust - making it difficult to properly inspect the property. The home itself wasn't even fully complete. The fridge and a cabinet were not installed, the yard was improperly graded, the sod was covered in standing water from rain 48 hours prior, it was weed-ridden, and the list goes on.

    We found an active leak under one of the windows. The cabinets had nearly 50 scratches and dings throughout. All but 1 or 2 doors did not close properly and the door frames were all damaged. The AC Compressor wasn't properly leveled and the concrete platform was dipping. All but 2 windows didn't latch shut. We compiled a list of close to 40 items that needed to be remedied. It was a complete disaster.

    At risk of walking away, the K. Hovnanian team allowed us to use a professional inspector to review the home 2 weeks after our initial walkthrough. We were informed that most of the items were resolved during these 2-weeks. We couldn't believe what our inspector found on top of the issues we identified. Not only were the majority of the items we identified unresolved, but there was mold completely covering 15 trusses, the ground wire was damaged, the shower drains were clogged with plaster, the trusses weren't properly reinforced, the roof was bowing, the insulation wasn't up to standard, the gutters were flashing, the windows didn't latch, and the list goes on. Our inspector shared that there wasn't one thing done properly to the property.

    Despite all of these issues, the entire K. Hovnanian team treated these issues as minor inconveniences and would put their focus on 2-3 of the issues, while completely ignoring all of the other concerns we brought up. They never once apologized for the quality of the work or inconvenience of the delay in the closing date. In fact, they tried to reduce our seller's credits by over $3,000 while also trying to charge us an additional 1.25% in point for our loan for a delay in closing that was due to their poor workmanship.

    Their VP of Sales, Julia **, will use your earnest deposit as hostage to try and prevent you from walking away. Below are some direct quotes from her: "Part of the reason I was asking about the other options is because there are contractual consequences to cancelling at this time. While I understand this may only exacerbate the concern that you are not being met empathetically, unfortunately, K. Hovnanian Homes stands with the terms of the purchase agreement. While, of course, you have the opportunity to cancel your contract at any time, doing so at this juncture does not result in the return of your earnest deposit." "I am sorry that you feel that your concerns were not met with empathy when K. Hovnanian’s actions have been quite the opposite."

    Over 6 months later, we have no home to show for and K. Hovnanian is refusing to return our Earnest Deposit despite what they have put my family through. Avoid at all cost.

    Horrible experience.... Wish I could afford to get out. We were one of the first buyers in Hatteras Hills in Delaware, They charged us $30 thousand more for the house than it appraised for at closing. The quality of the lights, toilets, carpets, doors and every other add on, is builders quality or less if that's possible. This is a 55plus community,. There are NO outlets or lights of any kind on the back of the house. No railings on the front porch, the garage sheetrock joints look like they threw the spackle at the wall. The amenities (pool, clubhouse, public areas were supposed to be finished by spring). We have a large hole with some concrete in it and a clubhouse that no one is even make an attempt to work on, and it's almost July (guess they meant Spring of 2025). We keep paying our monthly dues and get nothing... Save your money...

    We purchased our home in K Hovnanian Four Seasons Kent Island in July 2022. What a nightmare. Shortly after moving in we discovered mold. The walls behind main bath and kitchen cabinets were covered. It took them over 7 months to remediate. Terrible quality ceilings, trim, drywall, painting. Leak due to electrician drilling hole in upstairs bath drain. Months to replace damaged cabinet door. Shoddy repair of office sliding door. They "fixed" our neighbor's water heater and we hear the power vent run in OUR house all the time. They do not care.

    Concrete work is subpar all over the neighborhood. Neighborhood trees are dying due to lack of proper planting. Their mode of operation is to slap these homes up as quickly as possible and then hope that the buyers do not notice the poor workmanship. This is our third new build. We have had more issues in less than two years than we had in our previous two homes over a 20 year span. If I had the opportunity to do this again, I would not. I would run away from K Hov as fast as I could. Do not buy.

    My issue was with the warranty services. My fence started leaning after high winds and they didn't want to accept responsibility for anything. Just came out to look and said as long as it's dug 18 inches it's no issue. All other builders' fences had no problems with high winds.

    We settled on our K Hovnanian home in Coosaw Point SC in November 2016. Visually, our home was attractive. Was what we envisioned in our just built home. For the first year, KHovnanian addressed warranty issues. The problems with craftmanship and quality of equipment revealed themselves later. In 2023 roofing issues led to visible rotten wood in the front overhang ($3+K to repair). The dishwasher failed after 5 years and we replaced. The electric oven/range required service after electrical issues in the broiler/own caused by the initial wiring stopped the cooktop and oven from working. Now, not even 8 years from closing, we have to replace the air handlers in our "no-name" HVAC unit because our semi-annual maintenance check-up revealed leaks in the evaporator coil. According to the warranty service rep from KHov, "warranties are for 5 years." I believe most reputable HVACs are warrantied for 10 years.

    Just a warning to potential KHov customers: get everything in writing--we got nothing about warranty timelines, except the first year. All we got was a big green book that spells out nothing about KHov's obligations/timelines. It appears low quality, inexpensive products are used in outfitting the homes and slipshod subcontractors cut costs. Buyer beware!

    We signed a contract January 2, 2024 on a home being built in Waterstone on Lake Conroe. The garage was full of building material trash and there was standing water around the house. I have brought this to the builder's attention and he said that the water will dissipate in a few days. It did not, I suggested french drains and was told not needed. The garage was cleaned out and I saw the garage floor was peeling and brought it to his attention. He said they would power wash and it would be fine. It was not. He then had a concrete guy came out to put something on top of it (I think it's called capping) made it worse and the foundation is moist all the time. Now they are doing another coat of something on it which is worse. The city of Montgomery failed the home due to standing water. We decided to cancel the contract, explained in detail the reason why and company will not refund our earnest money. They send a docusign document for me to sign stating "buyer's remorse" as reason for cancellation. I did not sign. It is now up for sale! Do not buy this house.

    In 2022 K Hovnanian was to purchase my property in Pt St Lucie. The $1000.00 contract fee was held by an attorney. K Hovnanian canceled the contract and instead of the money going to the sellers it was returned by the attorney to K Hovnanian. Then K Hovnanian sent out 1099s like they had paid the seller (me) a thousand dollars when actually they did not pay the me or probably even the other sellers. It was too late to correct statement to the IRS so in 2023 they paid out the $1000. to me a seller that they dropped the contact on and did owed me in 2022. In fact they should have given that deposit to all the sellers they canceled on as per the contacts. Well now I get another 1099 for $1000. in 2023. I have not rec'd a response as of yet. I need them to correct it with the IRS. Maybe the other contracts they dropped should be looked at as they might not have been paid either and given forms saying they did.

    I was truly excited about purchasing a new home and moving into a great community until it came time to do my end of the year inspection. Thomas came to do the repairs and below is the list of issues: When turning on the shower head, half the water poured from the faucet. Instead of fixing the issue, Tomasz caulked around the faucet. There was a floor crack. Tomasz fixed ¼ of what was visible, but left the other ¾ under the bed unfixed. He was really sneaky about it too, since he didn’t tell me about it.

    The materials and/or workmanship during the repairs were poor quality and need to be redone. Every time I tried to raise my concern, I was talked over and ignored. I wish it was the only time, but Tomasz was rude and disrespectful from day one. Recently I had water dripping from the vent in the upstairs bathroom. Tomasz “diagnosed” the issue over the phone telling me it’s condensation until I reminded him of the recent heavy rain. I brought all the issues up to John, Tomasz’ supervisor and was ignored. It’s truly unfortunate that all these soured the experience of purchasing a home from KHOV.

    Just purchased a home from K Hov. You would think spending a lot of money on a home, would get you a double sink vanity in the master bathroom. They also told us beforehand that it would also come with a double vanity. They gave us a crappy one-sink vanity that looks like a cheap motel sink vanity. The dishwasher also falls off the track all the time and barely cleans dishes. Moving into a brand new home I should not be replacing a dishwasher and vanity already! Ridiculous!

    This company is absolutely TERRIBLE! I had a home build with them in 2021 and yes the initial viewing looks like a beautiful home but after a year and half you will see the home start to crumble as if it were 45yrs old! People in this Luke Landing community are selling after a year to find better shelter! Do NOT USE THIS COMPANY or you will regret overpricing for a crap home. Use RICHMOND or anyone else besides this company!

    Part of a 2008-2010 senior living 850 home development in Jackson, NJ where some siding needs replacement. Hovnanian unable or unwilling to provide vinyl siding contractors name OR the manufacturer of siding for repair or replacement. Seems as if research reveals that the manufacturer (located in Canada) has very low cost material with shorter life span. The installation shows areas that do not meet current standards for installation. The area under windows has NO "under sill trim" and at the soffit, the siding is fixed under the soffit channel, preventing movement. Another area where under sill should have been used, as is with the recommended methods of installation. The .042 siding is at the very low end of standards for vinyl siding. Unapproved installation practices can only exacerbate the "finished" product.

    The home looks great on the outside but when you look at the details, the cheap of the cheap is used. They hire people off the street to do repairs. They entice you with lender credits and their lender tries to charge you $20,000 more than any other lender because of your credits. I will never recommend or purchase another home from these scums ever.

    I wanted to ask if anyone has done any investigative research on K Hovnanian Homes, I am going through a home purchase where from the beginning I was told that I would get my earnest deposit back at the end of the closing. Now I was told that the deposit is completely going towards the closing costs. I am a military veteran and I am using my VA loan eligibility to obtain a condo. Also at the beginning I would be getting the 4.5% interest rate they told me later this year over a year timeframe that my rate was not locked in because they could not do that at the time of the purchase. This was around August time frame that I was told I will be getting a 6.5% interest rate for using the VA but this is still quite a large amount.

    I have talked to numerous people and they said that they could have locked my rates in at 4.5% and also if I am using the VA process why am I having to put all of the earnest deposit towards my closing costs. I would also like to know why they have an A+ rating on the Better Business Bureau website? I wished that I never had dealt with them and now I have been threatened that if I do not go through the process that I will have to pay $500 per day that the condo would not be occupied which I would be found in default of my loan.

    They are trying to create a financial burden on me and no one seems to think this is wrong by treating not only a person but a military veteran in this way. Someone should really investigate this company because they are only for the money but they act like you are so important during the process until it gets to the end to close on the property. There is a lot more that is going on but this should be investigated by someone in the new media about this company. You really have to make sure when doing this type of purchase you have an attorney to read over all of your documents.

    Horrible quality, no resolutions. Do NOT waste your money. Go to a reputable Builder. I Built with them in 2021 and have had 2 5 years of the passing the buck on real issues. Don't sign a contract with them...You cannot go after them for not performing. There are plenty of reputable builders out there. K Hov is NOT one of them.

    We bought a house 2009 with K Hovnanian. We are the first family to live in this house. We had a bad experience with this company. Please do not buy your dream home with them. They used cheap material. The door frame was damaged within 5 yrs. Garage frame was is rotten. The roof started leaking after one year. The A/C after 3 yrs it was damaged it was leaking. And they’re more small details that has happened to the house.

    Please, and I urge anyone NOT to buy any home from K Hovnanian home builder, in Bakersfield, CA. They are the most dishonest, and deceptive company that I ever encountered in all my life. It cost me near $90,000 of losses, due to their conniving modus operandi. With all due respect, they are bunch of low moral characters on planet Earth. However, if you ever decide to buy a home from them, DO NOT. I advise you be aware of them, run away; like a devil running from a holy water.     Yesterday I closed on my new K. Hovnanian Home in DFW. I am extremely pleased with the entire process. Every KHOV employee or contractor I dealt with directly was knowledgable and professional. Some of the KHOV stars that made this process enjoyable were Michelle ** my sales consultant, Brent ** the Construction Manager in my community and Jason (sorry I don’t remember his last name) the KHOV warrantee representative that did the final walkthrough with me. This wasn’t my first new home purchase but this was my smoothest new home purchase start to finish. My only suggestion would be to simplify underwritings paperwork requirements by utilizing auto fill technology to transfer data from the purchase contract to the necessary documents. This was a minor inconvenience and hardly worth mentioning. No question K. Hovnanian Homes is Quality Company to deal with.

    This is about K Hovnanian Four Seasons Kent Island Maryland. First, kudos to them for building the clubhouse and recreation amenities on the best part of this property. They could have easily put this in the center of the community, and put expensive condo units there. That makes this HUGE community of 1300 units very attractive, despite how densely packed it is.

    However, we ultimately did not buy here. Two major reasons. First is lot premiums. All the lots have premiums, even the ones backing to roads or to each other with nothing special about them. The prime lots, backing to trees are $150K AND UP. Not only is this 3x the lot premiums for any other comparable lots in any other 55+ community within 200 miles of this community, but just ABSURD for 50’ x 120’. With house prices starting at over $600k BEFORE ANY UPGRADES (and you WILL want some) the lot prices make the houses simply ridiculously expensive for a RETIREMENT community.

    Next is the contract. You agree not to sue, even a class action suit (which might be warranted given other comments on this site). They reserve the right to change ANYTHING, AT ANY TIME. You may THINK you are getting certain appliances, cabinetry, flooring, etc. but they can change that and not even tell you! You want windows on the sunny side or facing away from your nearest neighbor? They can REVERSE the house plan without telling you and without your permission.

    You want to come by and see the progress or do a little inspection? They call that TRESPASSING and it immediately voids the contract! Yes, you can hire an independent inspector pre-drywall and pre-closing, but they are under no obligation to address ANYTHING your inspector finds. There is a pre-closing walk down, just like any other builder, but you HAVE to close whether or not they have resolved the items. The heat doesn’t work? Too bad, you have to close. No refrigerator? Too bad, you have to close. Toilet doesn’t flush? Too bad, you have to close. WHEN do they HAVE to fix things on the punch list? Whenever they freaking feel like it.

    Finally, they can cancel your contract at ANY TIME for ANY REASON by refunding your money +$500. So if you ask too many questions or look into things too closely, Bye Bye. I could go on and on about more problematic business practices, but I think you get the idea…. Such a shame for a community that has such potential, but why would ANYONE want to sign a contract with a company like this? We sure didn’t…

    Terrible! Don't buy or trust this company, they have a scam where they keep your Deposit, be quickly saying your loan is approved and once your loan is approved in 1-5 days of signing contract they keep your deposit. As opposed to giving you 17 days to review the home, conduct inspections and appraisal. Definity don't use their scam artist in house lender. They told me "Don't mention that account you won't get approved." Still haven't received by $7500 EMD back. I signed contract on December 31, 2022, and cancel escrow on January 13, 2023, and they kept it saying, "Sorry your loan was approved." Probably a matter of time before they go under scamming people like this.

    10 years in home. Now drywall corner bead, tape joints, and cracks. Foundation cracking in all walls, basement and garage floors uneven and major cracks siding loose and and comes off in wind. Windows tight and hard to operate. Main floor sagging and uneven. Shower water line failure on day one causing major damage and mold. So many smaller problems fitting, trim, cabinets, doorknobs and locks. Better builders for less money out there. They talk a good home but did not deliver. So disappointed. Do NOT LET THEM BUILD YOUR DREAM HOME. IT WILL BE A NIGHT MIRROR.

    We love the Four Seasons Community. However, we would not recommend building a new home with KHov. We closed on our home in August 2021. Since it was built during the housing boom, supply chain issues, and labor shortages, some of the workmanship was not up to par. KHov has not worked in a timely manner to resolve the issues. We spoke to the Divisional President and wrote a letter to the warranty department in October 2022 about getting warranty work completed, but we still have many open tickets. KHov should stand behind their work, fix any issues in a timely manner, and improve on their communication throughout the warranty process.

    Worst mistake I’ve ever made is buying a home from these con artists. Their GC, Gennaro finds it appreciable to trespass on private property to call the owners “entitled,” yelling profanities in front of children and completely escalating to a scene after asking him to leave our property. That’s not even the worst of it, the quality of this home is atrocious, rusty nails sticking out of the kitchen cabinets, a safety hazard; holes in the soffit; paint overspray on every surface of the home; broken doors. The list goes on and on. They push to close with promises of correcting the many issues, but all lies. RUN from this builder!

    I purchased a new home from K Hovnanian in August 2022. It's the biggest mistake I have made in my adult life. The construction quality is as bad as you can imagine, and they fight you every step of the way on warranty issues. After 5 months I still have outstanding warranty issues. One of my neighbors tried to organize all of us to file a Class Action Lawsuit against K Hovnanian, but why bother. They have an army of Lawyers that will just paper you to death. They built a beautiful, flawless Model Home, but our homes are full of defects and poor quality workmanship. They could have stepped up and tried to make it right, however they have treated us like garbage.

    Be aware of this builder, they do not want to accept warranty claims whatsoever. One of our vent pipes on our roof was installed incorrectly without a collar which led to water draining down the pipe and rotting our roof decking. K. Hovnanian sent out a roofer to look at the issue and damage. They came up with every excuse to avoid the claim and ended up blaming the nails that held the vent on and said it's home owner maintenance when clearly it was installed incorrectly. I hired my own roofer to come out and he said it was clear the damage was caused by the missing collar. Both roofers did agree on one thing and that's the fact that it was installed incorrectly.

    I purchased my home from KHov on September 16th, 2022. 14 days later, there was a sewage backflow that caused urine and fecal matter to contaminate my master bathroom and my master closet. KHov's construction manager came out with a plumber and tried to tell us that their cleanup remedy was to sanitize the floors, carpets, and baseboards that were contaminated with the fecal matter and urine water. After complaining that this was unacceptable, they called a remediation company to come out. This company then bagged up our personal contents and threw them in our home garbage bags and disposed of them in our household garbage cans. This consisted of suits, jackets, shirts, shoes, towels, etc. KHov then decided that they will come out the following week to inspect the plumbing lines. The remediation company left fans and a humidifier to dry out the bathroom.

    Sunday morning, the sewage back flowed again, this time in the master bathroom (again) and my front bathroom. The same issue, more fecal matter, toilet paper, and urine contaminated water in the shower and bathtubs. A different plumber comes out, removes a toilet, and finds construction debris, sheetrock layers, and construction rags in the plumbing pipes. The remediation company has to come back out and throw away more personal belongings and add more fans to the home.

    For weeks, we have been fighting with KHOV to do the right thing. We received a delinquent bill notice from the remediation company saying there was a failure of non-payment on our end. We have yet to have the baseboards fixed, and KHOV has repeatedly refused to pay for our personal belongings that were damaged due to their negligence. There is no reason I should be filing an insurance claim 14 days after moving in to the home. It is absolutely disgusting that sewage was in our home and KHOV tries to just sanitize fecal matter and urine in my home. Refusing to replace belongings that were damaged by their negligence should not be left to me.

    We bought the Colorado model in Woodbridge, VA in 2017 for over $650,000. Less than five years later, (1) the plastic water hose connecting the toilet to the wall leaked and needed a plumber (KHov should have used metal hoses instead of cheap plastic ones). (2) The shower head (even brand new ones) leaked continuously causing constant pink mold to grow no matter how many times the shower stall was bleached. The shower tiles and walls had to be removed and replaced since the leak originated behind the wall in the pipe regulator (see picture), which was again the result of cheap parts. (3) Also, the GE dishwasher broke down during Year 3. People who spend over $650,000 on a brand new house should have at least five years of peace before major appliances break down! I love the layout of the house but hate that KHov buys the cheapest parts that break down soon after the warranty expires.

    I've owned many homes in my adult life and had 3 homes built. The experience with K Hovnanian was my worst, by far. They build a shoddy home and then when there are issues, use every excuse to not honor any warranties. We actually won arbitration against them, which cost us $700 to do. After "winning," we find out they refused to fix the problem properly so in order to get them to fix it properly we would have to take them to another arbitration and pay another $700.

    We finally told them we would use our own excavator and pay out of pocket. Basically any warranty you have with them is completely useless and they limit their liability in their contract by forcing you to go to arbitration and not a regular court hearing. I can't say enough bad about this company. I even reached out to every contact I could find (probably 10 people) in the hopes that someone would help me above the warranty guy, who was a complete jerk. No one would help. They literally don't care. Use anyone else but this company.

    We recently purchased with KHOV in Pender Oaks community, Virginia. We paid deposit in Jan 2022, for August delivery of home which got pushed to September end due to supply chain shortages. When we paid the deposit we asked for couple of changes (had to be done 3 days after deposit) which were not taken care of. We had to follow up multiple times later on and had to give up on a couple of items. Our realtor couldn't be present during closing and had provided required information reg. commission details to be put in the agreement before she left. We close on the house only to realize this was not included.

    When we tried to follow up they are refusing the acknowledge that they got email from realtor with the details. Now common, we have received it, it's in our inbox
    with correct khov email addresses and khov doesn't receive it. At least acknowledge it's a mistake and every mistake has a fix. They don't want to do anything
    now as the contract is closed. I guess the management is not informed of it or they're involved too in this as ultimately buyer is at the receiving end.
    Not expecting that KHOV will solve our problem after seeing this review, but want to alert fellow home buyers to stay away from KHOV. Wish I had seen

    all reviews reg. KHOV before we went ahead with the purchase. Disappointed!!!

    IN 2021, we purchased a KHov home located in Sussex County, Delaware. From Day One, it has been the worst example of poor quality home construction that I have ever seen. I have had three new homes built in my life and I've owned several others since 1978, so this is saying something. Follow-up on issues has been excruciatingly slow. Progress is slowly being made to get the house where it should be, thanks to a newer and more effective Service Manager, but it's been a very time-consuming and arduous process.

    We have reported several dozen issues. Here are a few of the more egregious examples:

    - The foundation was not level in one corner of the house, causing bowed walls, significantly uneven and spongy flooring, and other attendant issues. The contractor sent out first tried to tell us nothing could be done. After escalation to a higher-level KHov manager and the trade manager, the problem was finally diagnosed and later fixed.

    - A ceiling crack and multiple drywall creases that has appeared in many of the homes with this particular model was traced, in part, to the builder forgetting to install about 70 H-clips on the trusses. The repair and resulting drywall/paint work took a solid three days, some during which we could not use the kitchen or great room. Once the repair was done, the crack returned in less than a month.

    - Total lack of floor joist support in two adjacent areas led to floor sagging and broken door jambs. The builder neglected to place shims between the concrete pillar in the crawlspace and the joists.

    - Floor sagging in other areas led to the bathroom countertop sinking and tiles cracking multiple times in the shower. The mirror on the wall at this location also cracked from stresses placed on it.

    - A handrail at the steps from the home to the garage broke the first time it was used and injury nearly occurred. The handrail had simply been glued together with no nails to hold it together and no brackets to support it. Rather than send someone to fix this, I was sent a bracket and told to install it myself.

    - We loaded plates, glasses, and so forth into the kitchen cabinets starting on the day we moved in. Every shelf in one cabinet collapsed down on each other after setting objects on them. It turns out that the installers had shaved the shelves to make it faster to install them. New shelves were sent to me and I was expected to install them.

    - The water table is very high in this area and sump pumps are required to keep the crawlspaces dry. Ours burned out a few weeks after moving in. This occurred because a crew had dumped about five gallons of concrete into the hole where the sump was, causing it to clog and burn out.

    These are just a smattering of the quality failures we have experienced. To make matters worse, KHov would close out our service requests once they reached a certain age without confirming the work had been done. I had to submit new ones and periodically keep an eye out for incorrectly-closed requests. Crews were also scheduled for repairs on three occasions without telling us in advance. They showed up unannounced, expecting us to be home and available for several hours.

    Another problem is that their only ticketing system for service requests is for warranty work. Anything that the builder initially did incorrectly is supposed to be handled between the owner and the Construction Manager. Our Construction Manager was totally unresponsive to issues we reported, even though they were still building homes in the neighborhood. I escalated to the Warranty Service Manager to have the problems corrected.

    All of this is a terrible shame because KHov does have a lot of home models with superior designs. We love what our home has to offer and we live in a great neighborhood. The sales process was very smooth and we were regularly updated during construction. I find myself wondering if everything will smooth out after our first two years in the house or that we may find ourselves the owner of a home with ongoing maintenance issues beyond the warranty periods.

    My home building experience with KHov in Mt. Pleasant has been unfortunately nothing short of disappointing. The pre-sales process was rushed and riddled with threats of increasing price if signature didn't happen right away, I agreed to purchase a spec home with no option for any selections as the selections were already made, but, with this came the commitment from Khov of a shorter close window due to the process having already begun, we are now already a month past the original close date outlined in the contract, and Khov now will not commit to any updated close date. The builder communication is extremely lacking, I only receive updates when I request them, even though I have been told I would receive updates weekly, this does not happen.

    Inspections continue to push with no explanation, even when requested, answers provided are either vague or contradictory to what was stated last time, it's obvious they are behind but they are not owning it or organized in any way. Every time I speak to someone about my home, no one seems to know what is actually going on. In the pre-dry wall walk through, large items such as the kitchen island being the incorrect size was wrong, which the project manager didn't even realize, I had to point it out to HIM. They are disorganized, unprofessional, and they are taking advantage of having the upper hand assuming we are boxed in with our earnest deposit.

    I am actively working with a lawyer now to lay out my options, Khov has made it clear they do not care if I walk from the deal and I lose my earnest $ of $50k, at this point, I now have rate locks I will be accountable to, increase in rent, and the emotional stress with the holidays coming, it's simply not worth it. I will be most likely walking. I say, just don't get involved with this company, there are plenty of other builders in this area that will treat you like a human, have open and HONEST communication, and own their mistakes, this isn't how it should be.

    We went to a New Home Community in Houston, TX. and they pressured us into putting down an earnest money deposit of $5000 with the old high-pressure selling technique of the houses are selling fast and they will be gone if you wait! I am in sales and management and should have caught on to this. They assured us that there was no problem because if we failed to get approved we would get the earnest money back. We have good jobs, credit and everything, but because of some glitches with 1099 jobs, even though we made good money and a high debt ratio due to not having sold our present property yet we were denied by their and other lenders.

    We came back and said, "We were denied financing and we were sorry and wanted to just get the earnest money back." They then did some scamming double talk and said "You are not getting your $5000 Earnest Money Back!" THEY KEPT THE $5000! It would cost more to use a lawyer to get it back, so we had to let them keep it. DON'T DO BUSINESS WITH K HOVNANIAN HOMES, THEY ARE TOTAL SCAMMERS! I hope someone reading this will not buy because of this review and it costs them a Sale!

    KHov did not properly install our Air conditioning unit. Clearly drywalled over a return vent and never even installed the ductwork for it. Project manager tried to tell me that I only needed one return vent for two floors. After fighting with them and getting the original HVAC report, It was clearly marked there should have been two return vents. Kitchen ductwork was not insulated properly which causes excessive condensation, molding and rusting. I have been arguing with KHov since June. Now in September they are slowly working on fixing the problem. I have had holes and or open cavities in my home since June till September.

    We have had nothing but bad experiences with this builder. We have had floor issues and tile issues and they consistently assert, "It's within Limits." We have major cupping on LVT Flooring, nail pops, channel cracking, peeling etc. Ceramic Tile Lippage etc. We identified issues before 1 year anniversary and wait for it, "It's within Limits". As a result of failing Mediation & Arbitration, we are now seeking remedy from the courts. If you think you are buying in a Restricted Deed Community, guess again. This is a 55 & Older Free For All Community!

    I moved into my new K. Hovnanian home at the Four Season Terra Lago in Indio, California in January 2022. I've had the main water line to the house fail THREE TIMES in three different locations. All failed elbows or "T's" in the PVC piping. I was told by the KHOV Warranty Representative that during the building of the home there was a shortage of PVC piping and the builder chose to use many additional elbows and "T's" which is probably why these elbows have failed 3 times in 6 months. I am concerned about the future of living in this house.

    How many more PVC elbows will fail? Not sure of my warranty but you think the main water line to the house should last 10-20 years or more. My neighbor across the street has had their main waterline break twice in the 6 months they have been in their new house. The builder did mass production and did not pay attention to details. This is just one issue but the biggest because when the main water line breaks you have to shut off the water to the entire house and landscaping.

    My mother and my sister purchased their one-story houses in the same community, just a few blocks away from each other. They started the process at the same time and everything was going well UNTIL closing time arrived. Things started to slow down, houses were missing lots of construction materials, windows, doors, and appliances that took almost a year to close. After their closings, which took 2 additional months for my mom and two more months for my sister after the original date. When they moved in, all kinds of errors were found. They showed the builders all the errors and they addressed them. It is today that they still have to call the builders because of the hundred mistakes and damages created by them. Original prices for the houses ended up much higher than what they budgeted. They went from a set budget to a much higher price because the contracts were already locked making it difficult to get out of.

    The investment for these homes is not worth the stress so before you buy a property plan from K Hovnanian builders, do your homework, be aware of the process, and show up at the site as many times as you want to just to make sure it is what you want and are paying for. Do not sign until every spot of your house is built to your satisfaction and standards. As a homeowner myself, these builders have a deadline to meet construction completions in order to get paid and due to the rush they miss, skip and jump over details causing the buyers additional expenses that were not in the budget. Take the time to inspect the property while under construction to avoid headaches.

    Bought home June 3, 2022. Been there 4 weeks. Air conditioner blows air in living room only, automatic garage door doesn’t work, master bath top drawer facing detached, kitchen cabinet door lower hinge broke on second use, garbage disposal quit today, windows don’t close or lock do to settling, and there is not 24 hour security as advertised. All this in 4 weeks. I submitted a list of repair requests on June 26th and have followed up 4 times since. As of today I have not heard a word from anyone. Just a automatic reply that they received my correspondence. Very discouraging and disappointing. Made moving from Nevada to California even harder not to mention it took the excitement out of a fresh start away. Hard to move in 108 degrees without proper air and the garage door is too hot to even open manually. Running that air is expensive with only one vent working.

    Just garbage. Home is so cheaply made. Upgraded pendant lights are plastic. Had the home painted and was never told that the paint is flat and non washable. Now need to have the house painted again. Made the builder come back 4 times to fix the crappy work that was done on the inside and outside and it looks worse than it did to start with. Now having the supervisor come look at the terrible work done to this home. So disappointed. Surprised this company is still in business. Would never recommend this builder to anyone.

    We bought a house at Oyster Cove in Lewes Delaware. The place is so nice, it will be very difficult to find such house at this price in the area. As read in previous reviews all is cheap, the supervisor partially on site. We were close to give up before the closing, each visit made as nervous. Buying with KHOV has to be done using inspectors and keeping money in your pocket to solve the issues. Before moving we have repainted all the house, it was a such sloppy job. Each visit needs to be acknowledge by a writing report, in case of doubt request a external expert...

    We could rate with one star this builder but the design from the house is great, the small community with space between houses (we have seen few communities) and again to be at less than 15 minutes by bike to the beach .. make us happy. It was an all furnished houses without options. We have no experience with other builders, difficult to compare. I want to point out the very good noise barrier between houses (a unit has two houses), and a long driveway. We will not recommend KHOV, it was a stressful process. Quality is not in the culture from the company. However a custom house will probably cost double... Cheap examples: siding, windows, the doors frames are not probably installed (big gaps with the doors), the terrasse slope is too small and keep water,...

    When we first moved in, we complained about the stucco. It didn't have the same texture and looked very thinly applied. They fixed some cracking but didn't address the thin coating. Six year later the stucco is very discolored and Sheetrock is buckling in places. We put a claim in for the 10 year structural warranty and after two weeks of stringing us along (while they tried to track down the stucco company which probably was out of business), they told us they were denying and that the issues were caused by OUR neglect. We are retaining an attorney!

    I purchased my home Oct 2020. I paid 100k in upgrades. My home is cosmetically beautiful however it's pretty much a paper machete home. Everything about it is cheap. Incredibly cheap if I didn't live alone I'd have to remodel as my neighbors with children have already had to do. The materials are cheap no quality in anything. Upgrades are a joke. Baseboards were splitting b4 I moved in. Home wasn't cleaned. HVAC kick vents stay broken. Butlers pantry sink had no backsplash, hallway uneven, Gutters not fully attached fence boards splitting Cedar not Redwood. I don't recommend anybody building a home with Khov. They run through staff like

    Crazy so there's no support there. I agree with community sentiment. I had to repaint the front because the paint was so cheap it wouldn't cover wood or stucco. Khovs' response was this isn't a custom home what do you expect? This is my 3rd home & 2d new build. The most Horrible Craftmanship I've ever experienced. The only thing decent was the loan process. Nice easy no stress. I've had harder refinances than this entire process.

    We purchased a new home in Baymont Farms, Middletown, DE and moved in Aug, 2021. So, if what I know now would I have purchased this home! Absolutely NOT!! Why? Here are some reasons for this statement:
    Poor quality for the price paid. See pics for examples.
    Many unresolved issues after settlement. I have submitted 24 service tickets to date w/ only about 1/3 completed.
    The sub-contractors used by KHov don't know what they are doing.
    The sub-contractors used by KHov don't care.
    The sub-contractors lack much needed supervision by KHov.
    Poor quality materials used for construction, see pics.
    Standard options they offer are low-cost & are a joke to even offer.
    The upgrades are also a joke!!!
    We have been having high winds and it sounds like our home is going to blow over; remember 'The Three Little Pigs'!
    The club house is still not open to date but we are being charged for HOA fees!

    Oh! And BTW they boast a resort style pool. The pool is on 31/2 feet deep!!

    I could go on & on but only have one main point to make. DON'T EVER CONSIDER BUYING HERE, YOU WILL BE GREATLY DISAPPOINTED.

    So many items I had to contact the warranty department for. My hvac vents make weird ticking/knocking noise that they have yet to completely resolve. During construction the installers left grout stains in my shower pan and the service department manager will not fix it because it was not noted during the walk-through. I didn't notice it at the walk-through because the house was still dirty and hadn't been cleaned yet and it blended in with the dirt and dust.

    My siding fell off of my house, also had warped siding. Siding is making a popping sound. My subpump was not installed correctly and had stopped working. Nails in the stairs carpet that hurt. Leaking pipe in basement that needed to be fixed twice. Had a large gap in my molding on kitchen cabinet and air bubbles in another. Caulking in my kitchen and bathroom is already coming apart. I wish I didn't buy a house with this company. If I wanted constant repairs I would have brought a fixer-upper. Not happy with craftsmanship and quality of house. This process has been mentally exhausting. The sales team was excellent though.

    I own properties built by several different builders and, hands down, K Hovanian is the absolute WORST builder on my list and here's why ... so, beware of this two-face builder, folks! -- Bri ** was the builder rep in Houston area and Steve ** was her rude manager who motivated me to expose them to good people like you out there --

    * Poorest workmanship: used cheap material that looks good at the surface (so they can justify robbing buyers) and put together by cheap incompetent labor. Within 2 years, cosmetic discrepancies started to surface like trim ungluing, roof tiles/weather strips ripping/bending, etc.

    * Worst customer service: had Freon leak in A/C and was reported within the 1-yr warranty period to the builder but was never addressed. So, to maintain comfortable living standards, I annually kept the freon refilled. After 3 different techs making freon-leak hypothesis each year, I finally decided to call this "great" builder. They don't have an address listed online so I could visit that customer relations office and the rep wouldn't give me the address either and insisted I call the A/C installers and have them analyze it and work directly with them.

    After her refusing to take ownership for their poor subcontractors, I decided to try reaching out to the installer and of course they were happy to come out to inspect and fix everything for full cost. So, I explained this to the builder rep and she offered to have the manager reach out to me. He was even worse than her, kept denying there was ever a record of my bringing this issue to their attention within the warranty period. When he was out of responses, he asked me instead - "ok, so why didn't you complain about this every year after the 1st year to ME until now?" ... like seriously?! After this, his last response was that I'm out of warranty period and there's nothing he will do to help and I'm free to do whatever about it ... that's right!

I paid them $5,000.00 to build a home, in the process my loan did not go through due to low credit score, and I lost my job during the pandemic, I went on unemployment in August 2020, I pleaded with Hovnanian Homes for a refund, they refused to refund my hard earned money up till now. I do not encourage anyone to do business with this company. The home is theirs, and they sold it at a higher price yet do not refund my $5,000.00.

    We were looking for a low maintenance community in this area. The models were very well done. Prices were higher than some of the other production builders, but we thought we would get a better product than, say from Ryan Builders. Sales person was somewhat lacking in professionalism, but K. Hovnanian was selling on their past reputation. Once the building process started, it quickly became obvious they had sold more houses than they could build. The Construction manager was far over his head. No matter how poorly work was done, his answer was always, "it's suppose to be this way". I will say they closed on the house early, I now believe this was to get the close in the 1st quarter. We have been in 5 months and the list of items that are still to be fixed never gets shorter.

    Just a few highlights, the plumbing backed up the second day we were in and the basement had 1.2' of sewer water in it. Most every room has substantial cracks in the drywall. Both showers have leaked into the basement, hopefully stopped after 4 fixes, including cutting into walls. Those walls are still waiting to be fixed correctly.

    This is only a small part of the list. My wife's favorite was the toilet paper holder laying on the floor because it wasn't installed properly. One of the minor problems, but indicative of the general workmanship. My favorite was the faucet in the Kitchen that almost no cold water came out of, "it is supposed to be that way, it's a faucet designed to meet California's water saving guidelines". Of course not true, the cold water line was plugged with dirt, they cleaned once, but the problem is coming bad two weeks later.

    KHOV tells customers that houses built in the winter months months, "WInter Houses", may not have their driveways poured or lawns installed until the weather breaks in the Spring. But as soon as they switch to building "Summer Houses" most work stops on the "winter houses". Homes that were started after we moved in have driveways and complete landscaping, the winter houses are surrounded by mounds of dirt. This was written in late August on a home we closed on in March. Our driveway wasn't poured until mid July. They will tell you it is a rule of the city, this is a lie, anyone can call city hall and get the facts. KHOV does this so they can bill the construction loans on the Summer houses sooner. I believe they cut a deal with the lender they recommend so they get most of their funds on the Winter Houses, without finishing the work.

    If you read the reviews on **, they are all glowing. I believe these are fictitious, many for this area refer to employees by name. NO one in this neighborhood has ever run into anyone by any of those names. And it's not that big of a group locally. Do not build with this company, they had a good reputation in the past, but everything in our experience has been very poor. From discussions with neighbors, our experiences have been about the same as others, poor workmanship, repairs take far too long, and employees that don't care if the job is ever done right.

    Michelle **, Ohio’s sales manager will verbally abuse you, bully and threaten to cancel your contract and keep your earnest money if you ever do business with her. Michelle ** yelled at us, the customers, bullied and threatened us that she would take our earnest money and sell the house to someone else. She also yelled at her sales rep during a three-way phone conversation with us. She was rude and unprofessional to our real estate agents too. We were constantly in fear during the building process and had to spend extra money to hire a real estate attorney to make sure we fully understand the process as we were stupid to listen to the builder's instructions per Michelle **.

    We were forced to close the house with a bully because we needed a house and we could not find anything else within the time frame. We had to wait until our house to close and got all the paperwork so that she could not touch our house and we can finally stand up for ourselves. We wanted to share our experience with you and let you know that she is not a qualified manager and lacked professionalism and training for her job. She is an embarrassment to KHOV.

    We bought a new construction house in Cornerstone Farms community located in Lorain, OH. We are first-time home buyers and rely on KHOV’s knowledge of the entire process. Although KHOV did not represent us, it is fair to expect KHOV to provide us with accurate information during this transaction and explain the contract correctly to us. However, two employees from KHOV misrepresented KHOV. When we hope to solve the problem, we were denied. Then we were yelled at, bullied, and threatened by Michelle **.

    A. Two employees from KHOV misrepresented KHOV.

    When we signed the contract on January 5th, 2021, we were told we could submit a loan commitment letter first and shop around for lenders later. In the contract, it does say we need the seller’s approval if we need to change the lender. We reasonably believed that means they will approve of the change, because we told the sales rep (Steve **) and the loan officer (Brent **) from KHAM (K. Hovnanian American Mortgage) verbally and in a written email that we would change the lender 2 months before closing. Both Steve ** and Brent ** did not say we were doing anything wrong, misrepresenting KHOV.

    B. We hoped to solve the problem, but we were denied.

    60 days before the closing date, we submitted a request to change the lender, and KHOV denied our request. We simply wanted to change the loan officer, keeping the same lender: Cross Country, with the same loan program, because the other loan officer has a better rate. The sales rep told us his management team simply said, “it was too late” but “we allow you to switch to KHAM”.

    The sales rep cannot explain why is it too late. The contract did not specify when it is “too late”. The end loan is the same process as a conventional loan on a resale purchase, and it usually takes 30 to 45 days to close a loan. Cross Country can even close a house within 21 days (refer to 21 Day Home Loan Close Process: **). According to the lenders we talked to (at least 10), all of them confirmed that 60 days was plenty of time.

    We also asked why it is not too late for switching to KHAM but not our previously approved lender, and no explanation was provided. The contract shows the purchaser has the right to choose, and the seller has the right to approve whether the lender is qualified. In our lender change request, we requested the SAME lender. We followed the contract to the letter. KHOV limits purchasers' right to choose by funneling the choices to its lender KHAM. It is unethical to only offer one option to purchasers.

    Although KHOV can choose to not approve the change request, it is obligated to provide a VALID explanation in writing. If we were not misled by BOTH KHOV employees, we would have committed to a lender at the beginning. The seller should explicitly tell us we should stick with the lender we picked in the first place so we can follow the rules closely.

    C. We were yelled at, bullied, and threatened by Michelle **.

    We further pursued our request with Michelle **, Ohio’s Director of Sales. This was a three-way phone conversation: the sales rep, my husband and I, and her. She yelled at us, bullied and threatened us with keeping our earnest money and selling the house to someone else. Her unprofessionalism caused the entire purchase experience to feel like a disaster. She did not even greet us. She yelled her first sentence in the phone call, “if you want to change the lender, we will keep your earnest money and sell the house to someone else!”

    We explained to her how we were misled with the wrong information at the start, and had provided the sales rep the email proof with the previous conversation. She doubled down and said that employees’ emails to us and verbal communications did not matter. She pointed out it was our fault to believe what sales reps said since there was a contract. I told her that misrepresenting oneself and falling back on a contract was not the way to do business. She argued, “This is exactly how we do business. We go with a contract. What do you expect? Shake hands on the deal?!” Her attitude is an embarrassment to the real estate industry. She is essentially saying that sales reps do not matter and are liars, we customers are idiots for expecting builders to do the right thing. Our attorney says that it is reasonable for us to expect accurate representation from businesses.

    She went on to say that according to the contract, KHOV was fulfilling it and we were the ones about to breach it. We asked why we were allowed to change to KHAM, but she denied it and yelled that we could not switch and the sales rep told us incorrectly. She also yelled at the sales rep in front of us during the phone conversation. It is unprofessional to throw your employees under the bus, especially when they are following your orders.

    We asked her why we could not switch. She grew angrier and said that the loan was complicated and needed to go through the underwriting process, and the loan commitment letter showed that there were funds for the constructions. If we switch, there would be no funding for the construction. We told her our new loan was in the underwriting process and we would get the loan commitment letter in a few days. We asked at that point if we could switch. She was frustrated and said we could not switch to anyone. We did not understand why we could not substitute one loan commitment with another because the two loans were in the same progress. She could not explain, so she simply threatened us again to keep our earnest money and sell the house to someone else if we wanted to switch the lender.

    At the very end, she finally asked why we wanted to change lenders. We told her we shopped for rates and found a better deal. It was the same loan, same company, just a different lender. She stressed the only choices we have were to 1) keep the current lender or 2) give up the house and earnest money. We ended up hiring an attorney to review the contract, and the contract never said we were not allowed to switch lenders! She showed that with KHOV, customers are always right until we pay the earnest money and got the loan approval. After that, it was up to them to interpret the contract.

    While we understand that the KHOV’s purchase agreement is one-sided and protects KHOV (switching lenders is up to KHOV’s approval), but by denying our request when there is plenty of time, she is going out of the way (either out of spite or laziness) to hurt us. (When you join a gym, and the contract states that the gym is not liable if customers are injured, gym employees do not purposely try to hit customers with dumbbells.)

    We filed the complaint with Attorney General, BBB and wrote reviews on social media to publicly warn potential customers. We also told our friends and family about this unfortunate experience. We will not recommend KHOV to anyone while Michelle ** is the director of sales for KHOV. We want KHOV to know one should never talk to customers like that and should never talk to anyone like that.

    We closed on our home on April 28th, the sod that was placed was dead at the time, they assured us that it was not dead and would green up. We are not 3 months out and our lawn is still dead and we keep getting the run around "You are on the list for next week." They keep building and putting sod at new homes down but never come and replace ours. This is not the only issue we have had with them and the warranty person is worthless and does not know how to do his job/write a work order, doesn't want to come to the home to see what the problems are, can't talk to his supervisor. Wish I could post pictures here. Very discouraging for the price they charge, beware.

    KHov Homes Towne Park Houston location has racially discriminated against several non-** potential buyers. They initially may or may not qualify you so they can take a earnest deposit then by the time closing is near if you're non-** they look for erroneous reasons to void out and cancel your agreement and keep your money. This happened to me with above 620 credit score, making over 6 figures and having a 20% down payment for closings. I was working with the KHov lender. They never reviewed or collected any new documents from me. A month away from closing they lied and said I never notified them of my job change which was false, they said I accrued new debt which was false, they requested new documents to review if I still qualify for my loan then they decided to refuse to review my documents and never showed any formal or professional process as to why they were cancelling my loan agreement.

    They kept changing their story and trying to go around me and again had no formal review process of paperwork involved. After KHov denied me I got pre-approval same day from another lender who felt KHov was doing shady business and still KHov void my agreement and wanted me to be homeless as I was already scheduled to move to Houston Texas from another state. Be careful of doing business with KHov. They are racist and want to keep minorities out of their communities and I will be filing a complaint as this is Breach of fair lending laws as I am being discriminated against.

    Where do I start. Originally bought my home in December 2019. Moved in middle January 2021. Let me just start with I would NOT recommend KHOV to my worst enemy. Back in 2019 after putting my deposit down KHOV lied and told me the city denied permits for the house saying they needed to make changes ( which the changes didn’t benefit me the home buyer) after KHOV attempting to make 4 changes on the house and trying to send default letters. This may I add is before ever being built, I had to hire an attorney to get KHOV to build the home that they sold me in the contract. We proved KHOV wrong by calling the city and the city told us they just didn’t wanna comply with simple fire code because it cost more.

    From start to finish I would say KHOV work is subpar. Absolute low quality. The day of closing I had people inside my home without my knowledge. Using the bathroom. The entire house has issues in every room. There is no quality or care in their work at KHOV. Seems rushed and thrown together. 13 months to build and I still don’t have the refrigerator that I purchased with the home. Also my home is damaged inside. Looks like a couple year old house. When it should look new! The baseboards/trim is chipped/scraped in every room of the house. The drywall has holes, dents. Scratch's in the sink, chipped tiles in the master, squeaky floors in the master and stairs. Cosmetic issues everywhere and when mentioned to KHoV they just act like it’s no big deal and it’s normal. Let me tell you guys. THAT IS NOT NORMAL.

    To move into a brand new house and need to have every vendor come back within two weeks to make fixes. Seems like KHOV likes to wait till the end to fix things to see what they can get away with. After I closed I now have to have pretty much every vendor come back to fix what should have already been done. You guys had 13 months to build this home. It truly has been a horrible experience from the very beginning. I purchased a brand new home because I figured I wouldn’t have to move in and work on the home.

    Well I’m working on the home since day one of move in. I have countless issues. The house cosmetically is beat up everywhere. I had the project manager in my house on closing day doing repairs. I’m not happy at all with KHOV. I feel they are a terrible company. I truly recommend building with someone else who truly takes pride in their work. We will see if they make right with what needs to be fixed but right now I’m tired of having them come back 2-3 times to fix one job that should have been fixed before I closed on the home. BUYERS BEWARE! The project manager will try to take advantage of you!

    While my husband and I shopped for the home of our dreams, during a pandemic-one no one saw coming, we stumbled upon K. Hovnanian homes. We came, we saw, we liked.... we ended up in the house we weren't in love with. A huge mix up happened, which a lot was discussed that day however, once it came time to sign the contracts, not one detail was gone over again-to be sure this was the house we wanted. We had a design meeting, again nothing gone over. We met with the contractor-who brought the wrong lot and details.

    For a first time home buyer-this was not what we had in mind. It's safe to say we will not buy NEW again. It's been a headache getting things fixed that shouldn't needed attention a day after moving in. Walls were scuffed, flooring coming up, windows scratched, a torn screen door, unfinished cabinets, a month after living here-a cabinet door fell off, chipped backsplash-which we are still waiting to have fixed. Hindsight, we read some reviews for homes bought back east, but had we found more open and honest reviews for Fresno, CA we would not have built with K. Hov. The sales agent was great, friendly, and SO kind when we discovered it wasn't the house we loved, but they tried to make it up to us as much as possible, but it was like a very bad breakup. Do your research, have them explain EVERY detail so you can avoid a fiasco like ours. Happy hunting!

    We bought a house. Been over a year.. They only beautify the property but once you start living you realize they use only poor quality of material. Wall joints already have serious cracks.. Whatever supposed to be covered under warranty they didn't fix. Kept playing blame game between their contractors.     I purchased a home from them about 3 years ago that was a new build. Their sales people did a good job convincing me and making me trust their company. Then I bought the home and I have been regretting my decision ever since. During the three years time those in my community found several defects, including community features, and in individual homes. I wish people would take responsibility for their work. K Hov contracted out different companies to do some parts of their work such as installing heating and ac units, and when it wasn’t installed correctly they didn’t take responsibility for it and made me contact the installing company and pay for assessment.

    The installing company, Chaz Roberts (I will never use this company either) also denied it being their fault saying “It must have been other people like the drywall people the builder hired that did this or you or someone here did it - so it’s not our fault”. When I went back to the builder to report this, the manager said to me “It’s like buying a car from a dealership - once you buy it and you damage it on your way out, it’s not the dealer’s fault”. I went back and forth between them and ended up giving up and hiring a different company who also was surprised that khov or Chaz Roberts the installing company did not cover this work as the company I hired felt it was also an installation issue. (I got opinions from two different companies). I will NEVER do business with them again - buying from them is one of the biggest regrets I have.

    So, my husband and I purchased a new home with KHOV in Boca Raton FL (The Enclave at Boca Dunes) in August of 2020. The sales process was great and gave us confidence in the builder. There were some minor issues pre-closing but we felt satisfied with the modifications made by the builder. Within a week of building, we noticed that one of the rooms (the home office) was more than 10 degrees Fahrenheit hotter than the rest of the house. We have complained to management about the AC and they refuse to fix it.

    We also found out that the first few Callistas (The Callista is an end unit townhome with a loft and a home office and 2475 square feet) KHOV installed the correct capacity AC units. However, by the time they got to our building and the building before ours, they decided to install a lesser capacity AC unit to save money. Unfortunately, we are one of the units where a lower capacity unit was installed. It's been almost 3 months since we registered our issue with the AC and KHov keeps running the clock hoping our warranty will be up while I work in a home office that is completely hot. Be careful of KHov. They are dishonest.

    As a military veteran coming home from overseas I took a few months to buy. So I could look around and find the perfect house, I wish I would have seen this site and knew what I know now. First with a VA loan they demanded earnest money which I never had to pay on my 1st home. 10g is a lot but they agreed to reduce to 5g which is still against my better nature. The communication between the loan office and myself with my realtor varied and wasn't 100% positive or reliably fast.

    They build the homes here so fast there are many errors and service request I had to put in to be fixed within the 1st thirty days. HVAC was improperly installed, sink made noises, missing wall plugs, inactive wall plugs, wet spots on ceilings, light coming thru doors, window seals improperly sealed, lighting fixtures hanging and not installed properly, garage door closed on roof of my car and they implied it was my fault. Water sprinklers height adjustments varied, sprinklers and grass not placed in position even after 1 month of move in for HOA to monitor. Took forever to get grass people to come start doing their job and they keep damaging my solar lights.

    For what we pay HOA this should be a gated community. I'm disappointed in the lack of communication and care because they are quick to ask for positive ratings on surveys and end products. I caught the contractors drinking water from my nozzle behind the house, and no telling how long that's been going on. They still aren't delivering mail to the box and both the post office and builder point fingers at each other so I make a trip everyday to go get my mail.

    For what I paid they put in the cheapest fans, didn't put a better finish on garage floor and could have built my patio on opposite side to give me more outside room so city didn't confine me to small space. The walkway in front of my home has weird steps that several people have tripped or fell due to not realizing they are there and or deep. I could go on because every week its something new and friends/family point out things that the builder and I missed during walk thru. I'd rather deploy again and rent this property out. I'm not happy at all.

    I bought a KHOV home three years ago in Arizona and my A/C unit is severely undersized and we sweat every summer and the temperature gets below 80 degrees only after midnight. We reached out the builder and the HVAC company who installed it for last few years and the only statement we get back is everything is working as per design. We ended up replacing the AC for 10K to have a better experience. I would strongly recommend to do your home work before purchasing another KHOV home.

    Hi, I was in contract for an investment property in Casa Grande, AZ that was built by K HOVNANIAN Builders and as usual the sales person tied a $10,000 incentive to the house if I used their KHOV Mortgage Lender. The KHOV Mortgage Lender experience was a total disaster. On the day of closing they pulled from the loan and did not bother to call back to discuss the matter. They did full ssn, income verification and credit checks and did not find anything wrong with my case until the last day where out of the blue the main loan officer Corey ** said he had to restructure the loan and after that he did not bother to discuss the issue. They were about to make me sign loan docs and get it notarized and then they would have said it was null and void. The notary was at my house and I was about to sign the paperwork and then they changed everything.

    They were sitting on my file for 3 months and they did all the checks and did not find anything wrong and then at the end they held me accountable for owning another investment property and they not knowing about it. This is totally wrong practice and the sales office is tied to the lending company as they force you to get into contract. They are running a fraudulent practice as it is a full scam. I have lost $3000.00 as token deposit for a new home. I have very good credit, assets, everything but they messed up the whole deal. Their communication is pathetic and they are highly unprofessional and rude. The main person did not bother to call or explain or negotiate the terms and conditions of the loan denial. They wasted my 3 months with all the paperwork and the earnest deposit. DO NOT WORK with them as they are highly unethical and unprofessional people.

Request denied by salesman so I wrote to Ara K Hovnanian President and CEO at 90 Matawan Rd Matawan NJ 07747. Letter was delivered by Fed Ex and signed for by P.**. No response from from Mr. Hovnanian, he referred back to salesman to contact me. No ground broken or work started and Palm Beach County Bldg Dept stated they do revisions all the time. Suggested I contact an attorney for a resolution.

    The home is beautiful with a lovely floor plan and great aesthetic look until you live in it and realize there are material quality issues. The paint chips with the slightest nick. They only used one coat and the baseboard wood easily breaks and splinters if pictures falls off a wall. The plumbing is plastic. Pull flowtime valves and 2 of my 4 toilets have sprung a leak at where the main water goes into the tank because the hose connection to the tank went bad. You have to replace the entire valve and hose as they are one unit and you can't just replace these cheap plastic plumbing units hoses for a new better hose.

    Every sink every toilet in the house has these cheap plastic valve hose connections, even the kitchen sink and dishwasher. It costs a minimum of $100 a piece to replace each one with a plumber and cutting each one off myself and replacing it with A metal shark bite valve and tubing would take weeks to months or tedious frustrating work, assuming I didn't run into a leak or a problem as an amateur.

    You also get no say on what appliances are in your expensive gourmet kitchen. All mine were lower end GE. The dishwasher and leaked once a quarter, not enough you can call a repairman and warranty is gone after 30-60days anyway. It was always so noisy I had to run it only at night or when I left the house and there was soap scum film on dishes unless I used special soap and then it breaks after 3 years.

    The microwave is already broken that fits and looks so beautiful in the gourmet kitchen cabinets with its stainless steel cabinet apron. GE won't do anything about it unless I pay them to fix it as it isn't under warranty after 30 days. So I pull out my smaller Sharp microwave that was stored in the hot garage and is around 8 years old and it works great but doesn't fit so well. Now I can see the unfinished inside of the space saver microwave space. I love the floor plan of this house. It is smart. The best one I've ever lived in but why cut so many corners in material quality and then charge us such a high end price!?? I fear what more is going on here I haven't found yet that I will have to spend thousands to fix. That I do not appreciate at all.

    You'd think that the regulators would be all over this. They in fact briefly outlawed the practice, but quickly reversed themselves since we live in a interesting republic where powerful corporations are free to ... their customers while your government stands idly by. However with knowledge you can save yourself and avoid getting into such an arrangement.

    It is not unusual for a mortgage broker to quote the same loan scenario as the preferred lender, and even after taking into account the lost incentives still provide a better deal. In a lot of cases the client still wants to go with the preferred lender because they don't want to lose the $10,000 "incentive." I don't even know what to say. If they are charging you $15,000 more than me for the same rate, then giving you $10,000 back, they are not giving you anything except a portion of your own money back. It's a scam. Be careful and use your mortgage broker or your bank. Never K HOV MORTGAGE.

    My husband and I were in the process of buying a home and were in escrow after we jumped many hoops to even get to that point. All was going fine until the Covid-19 virus and KHovnanian lender no longer wanted to fund us and we found out (only because we called them to check the status of the loan) that they had transferred our loan to another company because they were no longer able to help us. So now, we had to start the whole process from start pretty much and jumped to other hoops just to find out that we still could not be funded.

    By this time, KHovnanian had already cashed the 1st of 4 payments due for our upgrades and we were told that the only way to get that money back was to purchase another one of their homes! Sure....because we just couldn't wait to go through this hell again! Are you kidding me!?!? I call this extortion! They keep our money and get nothing in return! Seriously?? If you are thinking about buying a home from there... Don't do it. Find a company that will do the right thing when it is no fault of the applicants!

    If you make the mistake of contracting with K Hovnanian for a new build, I strongly suggest you hire a third-party Inspector and ensure they inspect at every milestone. You may very well find an incorrectly spec’d HVAC which will cause your upstairs to never get below 78 degrees in the summer. Ensure the Inspectors confirm the outlets won’t trip fuses when you plug in the vacuum cleaner. Also, make sure the builder uses the correct sized nails on the roof or it will fail during the first windstorm like mine did. I called K Hovnanian because it was under the warranty period and they refused to assist, even after the subcontractor that I hired gave me the nails that the builder used and showed me the correct sized nails that should have been used….

    I entered into a contract with this developer on Jul 2019, For a home located in Four Seasons Parkland. A adult +55 community. During this 9 months I have visited the home site several times, always to find serious Health issues, first an infestation of bird feces on the frame, there were always bird nests and feces all over the beams, before they closed the ceiling and left them there to die, I found the floor was laid on top of the animal feces and remains. It is disgusting. On top of that the amount of garbage from workers eating on-site left unclear to spoil is just unbearable. I am concern about the animal feces in AC vents can be a health issue to my family. This builder definitely has many health and sanitary issues, I have read other complaining of the same at other homes. If you still decide to buy from them, Be very careful to walk in to a health hazard for your family!

    I closed our new single family home on September 25th, 2018. We identified more than 20 defects during the Goldkey orientation. They promised that, within 15 days, they would fix all defects. Unfortunately, I had to follow-up with the services group, even escalating to various department heads. Ultimately they completed around September, 2019. One of the defects was a chipped-out wooden floor. They put wood filler and paint to cover the defects, but defect came-up around December.

    I contacted service department Mid March 2020, within 18 months after closing. K Hove says warranty period is over. Bottom line, they will delay fixing problems until the end of first year, so they can say warranty period is over. Multiple problems in workmanship. I will recommend if you buy a K Hovnanian home, get an independent home inspector to ensure no defects. Negotiate to have a warranty for at least two years and do not believe their words during Goldkey orientation regarding the time window for fixing defects. I purchased Eden Terrace property because of location and architecture. I am also an old customer, I had a very good experience with my NJ home at Princeton Walk. it is no longer the same K Hovnanian.

    DO NOT USE THIS COMPANY TO BUILD YOUR HOME! You will pay high dollar for low quality workmanship. You pay high retail cost for cupboards and fixtures, but they up-charge so much, they install the lowest quality brand or fixture. If they make a mistake, they will "band-aid" the situation and not make it right. They will find every excuse and cause you so much frustration. This company literally takes your money, builds with the cheapest outsourcing labor they can find and after all the mistakes are made, they won't stand behind it and fix their own problems they created.

    Entered into a contract to purchase a beautiful town home with this builder in 2016 in Florida. The site wasn't developed and the time frame K Hov stated was about a year away. I was ok with that, after all, the renderings and site plan were amazing! I monitored the progress, visited the dirt pile where the construction would take place constantly. Fast forward 18 months later and finally the dirt pile starts looking like a home. Throughout the process from this time forward would be my chief complaints...

    First the construction was very poor! I would find bottles of urine laying around the site and inside of the structure of my home (more to come on this later). The craftsmanship was horrible and it was clear to me the construction workers didn't care a single bit about their work product. I was all over them like white on rice! I had to constantly point out defects, misaligned lighting, crooked outlets, mismatched window ledges, squeaky floors (3 story home), and the list goes on and on. This turned out to be a FULL TIME job until the construction was completed. It was only because of my daily inspections and consistent reporting of obvious flaws in the construction, that my unit ended up having no major defects that I was aware of.

    At the time of closing, there were over 60 items remaining on the punch list! I was assured that the items would be taken care of, all I had to do is to put in a request through maintenance portal within one year (the extent of the builders warranty). After 2 years there were still 30 items remaining from this list. I was lucky but let me tell you about the other units they constructed in my community. Urine bottles found in pipes leading to clogs and leaking from 3rd floor to 2nd. Urine bottles found in walls and ceilings. Poor construction leading to leaks on the inside of the structure requiring major modifications to address (3 years later, all units constructed, and still they are ripping apart units to try to fix the leaks). Mind you, these are half a million dollar + units!

    Let's touch on the mismanagement of HOA funds. K Hov collected full HOA fees from the beginning (no amenities constructed) for over a year. When the turnover happen, you guessed it, funds were short! Where did the money go K Hov? That was never properly answered. Of course the new home owners had to hire an attorney, and an architect to hold K Hov to task.

    I ended up selling my unit and had an inspection done by the buyer. Come to find out, my newly constructed home's kitchen sink drain was never properly connected. Not fun, let me tell you. This is a small sample of the many flaws experienced through this process. I could go on and on but I think you get the picture.

    Checked in with a chat personal online, who directed me towards a house that ready to move in confirmed the price. Our agent scheduled a time to go see the house same day while he was out of town. We did a walk thru the house and immediately fell in love with it. We requested our agent to reach out to the builder representative the day after to begin the contract process and notified the builder representative that we will be moving forward with the purchase while confirming the price once again. He agreed and told us the next steps.

    A few hours later he comes back to us to say that the builder had decided to raise the price and he will get back to us. he responded back with stating that the builder has decided to up the price because the flyer we saw was old and inaccurate and they had already changed the price. I responded stating that price is not on any flyer but instead on the K Hovnanian website. To which there was no response except It is what it is, while I understand none of this is in the sales representative's hands and there wasn’t much he could say. I would be wary of any business that says look we are willing to offer a lower price if you didn’t have an agent. It completely rubbed me the wrong way. I URGE ALL TO STAY AWAY FROM K HOVANIAN HOMES. I just checked the website again and the price is still what we saw instead of the increase that they mentioned.

    K-Hovnanian will not honor their 10-year contractual builder warranty. We moved-in July, 2019 and found water leaking in our basement through a wall-crack since early January, 2020. We notified K-Hov and discussed the matter with multiple customer-service representatives, managers, and contractors of K-Hov. While K-Hov acknowledges their warranty is valid & transferable, covers wall-cracks and leaks, and that our home is within the 10 year warranty period, they still refuse to fix the issue.

    K-Hov referred us to have the warranty transferred from the original owner from 2012; this is not possible. The original owner is unknown to us, and we have no way to contact them even if we had a name. The warranty is transferable and we already provided proof of real estate property title transfer. Yet, K-Hov refuses to fix the problem and has given us the run-around from contractor to contractor throughout their business network. Meanwhile the water damage continues. More to follow...

    First the good. We had a pleasurable buying experience with our sales associate. She knew the product (Line K) very well and was very helpful during the process. The contacts at the design center were top notch as well. Our construction foreman was fun, gave us very good insight into the process and kept us informed every step of the way.

    Now, the bad. First off, our home was rushed to meet an end of quarter deadline. The K Hovnanian mortgage people alluded too and ultimately confirmed this. In fact, our future neighbors, who signed a week or two after us are still about a month or two away from completion. Our home was rushed and it shows. Don't get me wrong, the home is beautiful and will be wonderful for my family. That said, I'm actually looking forward to our warranty period being over so we don't have to deal with their post-sale folks.

    I'm going to be vague on purpose since we're considering legal representation. Simply put, one of the systems in the home that requires a county inspection was altered after the inspection occurred. I'm sure this happens from time to time without consequence. However, this was catastrophic for us. My only suggestion at this point for any prospective buyers is to have the home inspected by a third party (we did) prior to drywall and make sure that if any changes are made following that inspection that you are informed and it's reinspected. I'll leave it at that for now and will update the review once we come to a resolution.

    Speaking of the resolution, multiple people from K Hovnanian have admitted negligence as a cause of the issue. They literally used the words "negligence" and "human error." Yet, we are fighting with them to simply do what is right to remedy the situation. I hope we can come to a civil agreement here. In the case of negligence, there needs to be recourse. We're asking for very little recourse, but are being treated as if the incident no big deal. It is. Sewage is involved.

    Look, it's a nice house. We're in a great neighborhood where our kids already have friends. The schools are great. We'll be happy here. Just beware and be warned that the warranty people are sketchy at best, very dismissive and the attention to detail and liberal policies around making major changes without re-inspection are definitely something to look out for. Would I buy from them again? Absolutely not. At the price point we purchased at, we could have custom built a home on a way larger lot...but we wanted this neighborhood. If I could do it again, we'd choose another builder.

    One last suggestion - while the incentives may be alluring enough to make you consider using their lender, shop around. We found that similar loan products with other lenders effectively negate their incentives. Also, and since this is a review of the builder, not their "mortgage" company, I'll be brief. K Hovnanian Mortgage is second rate/junior varsity level at best. Even if it ends up costing you more to go with another lender, do it. Every one of our neighbors who used them all say the same thing: amateurish and waited until the last minute for everything which introduced a level of stress that was absolutely unnecessary.

    We refused to buy a 500,000 house, that we loved, in a new Woodbridge VA neighborhood of this builder... And here’s why: Unfortunately the sales representative, an elderly woman named Betty, was one of the most adversarial, arrogant, and unprofessional individuals we’ve met—and in the DC area that is truly saying a lot. She neither understood her product, nor made any attempt to answer difficult questions (including addressing all these negative reviews) or to provide even the most basic customer service. The entitled attitude of the sales person equally matched the toxic and bullying nature of the company we found. This really surprised our real estate agent, who confirmed the same through other colleagues in the industry.

    We were denied any possibility to talk to the project manager, and our real estate agent was told that we essentially had to sign the contract “on faith” and that no changes in the contract identified by our real estate lawyer would be allowed. We were not allowed to see the precise quality of the materials for the build... Nor to know, in writing, the exact price, prior to signing a contract. Beware of bait and switch!

    The bottom line is that this business model is based upon predatorial practices, including denying the buyer all the information about the house, including key pricing information, prior to signing a contract, which forces the buyer all rights to sue, if there are issues with the house (and based upon hundreds of other reviews, there are, and it appears that they often refuse to fix them). Demand a copy of their warranty, HOA agreement, and sample contract, and you will see for yourself. Additionally, our reading the “warranty” of the builder identified that there are nearly no scenarios in which they are legally bound or required to correct problems with their product.

    As stated in many many other reviews online—take heed at all the attempts to prevent you from making the worst financial decision in your life. Do some reading and you will see that all advice tells you to do your homework on the builder, and have a real estate lawyer (emphasis) review and approve anything you sign. I’ll sleep well knowing we refused to do business with this disreputable company—and that we forewarned you as well. Buyer beware!

    We began the building planning process with K Hovnanian about a year ago. There was absolutely no aspect of working with Khov which was positive, organized or timely. Upfront: TERRIBLE WORKMANSHIP, POOR QUALITY. I can't even try to use the word craftsmanship. They grab whomever they can to swing a hammer. With each blunder we extended the benefit of the doubt to them, accepting each of their excuses as to why something had gone wrong. We take full responsibility for not being bold enough to just walk away. Beware of the contract!!!! It is written in their favor at every single turn, despite how the salesperson seems to be on your side. Once you sign, they have you, or you forfeit at least 10k. That grows with penalties as the process moves along.

    Issues: 1. The salesperson was uninformed on options, contract, products. 2. The options are EXTREMELY limited. Do let think "a new home, we'll build what we want". This is NOT custom. 3. We asked to replace the cheap windows with Pella products, which we would pay for. Not allowed. We had to take their poor products which now leak. 4. The salesperson quit and the new salesperson could not find the records of all of our choices; STARTED ALL OVER. 5. Their idea of showing us options was to stand at the window of the model and point "see that house about 4 doors down on the right..." 6. They were late at every turn when they needed to provide information to our mortgage company. They stated that the delays might cost US a penalty! They provided inaccurate information about the home, options and products.

    7. The "included" line of options is so cheap, we were forced to upgrade to avoid having cardboard cabinets. 8. We selected a Trex deck for our back porch, the salesperson not only said it was an available choice, even showed us an existing Trex porch stating "this is how yours would look". Only to find they poured a CONCRETE porch, the sales manager absolutely denied the option to replace it despite it being in the contract! Our attorney noted that while it was in the contract, preamble disclaimers provide them the ability to change any option that the deem needed. 9. The sales Manager was rude, condescending, unprofessional, presented poorly, misinformed and just a nasty person.

    10. We visited the building site each weekend throughout the build, EVERY WEEKEND we found errors, problems and just plain terrible workmanship. Trash in the walls (coffee cups, water bottles, McDonald's food bags), the wrong layout, walls where no wall should be, and A CRACK IN THE FOUNDATION WALL, the entire height, with water seeping in! WE caught that, not them. Explanation: "backhoe did that backfilling the dirt". They "fixed" it until the next rain. Leaked again. Had to call a REAL concrete repair co. They said "we have been to many Khov homes for the same issue". Apparently they band aid fix it until your 1 year warranty expires, then it's on you! 11. They trimmed the siding too short and it was coming out of the channels. The windows have patches where they incorrectly trimmed the vinyl.

    12. I advised that we would have our own inspector at the pre-drywall walkthrough. We waited for them to provide a date. Instead, they asked us to the site to meet and "while we are here, we need to do the walkthrough". I advised our inspector was not aware so we need to reschedule. Get this, "if not today. The drywall will be used on another home and your build will be delayed by 2 weeks which will cause you a penalty of 10k. 13. The post-sale customer service guy downplays every concern "it's really not a big deal" water in my basement? 14. As we paint and make the house our own we find more and more shows of poor workmanship, cheap products, lack of any pride in the build, and less and less confidence in the structure.

    Do yourself a favor, DO NOT USE KHOV!!! We provided a candid, well justified customer post-sale evaluation. With the numerous issues we presented, we were never contacted by anyone from KHOV. THEY HAVE NO INTEREST IN YOUR SATISFACTION AT ALL!!! Once you sign, they own you. This was a terrible, Terrible experience. And this is not my first new home build! RUN!!! RUN FAR, FAR AWAY!!!!

    We bought our K Hovnanian home six years ago and have had nothing but problems. When we did the walkthrough before moving in, we questioned the installation of the dishwasher and were told that was the way that model was installed. Two years later the dishwasher fell out of the cabinet and the cabinet was cracked. When we contacted customer service we were told it was not under warranty. After making numerous phone calls and sending photos, they sent someone out to look at it. The handyman said he could not fix the problem because it was installed incorrectly. After 6 weeks, another handyman supposedly fixed it.

    Now it is 3 years later and it fell out again. This time Customer service sent out a GE technician who explained it had been installed incorrectly and due to the way it was repaired, the legs and spring on the door are all bent. He said if he could remove the legs, he can repair it but it will only be a temporary fix and will pull loose again. His recommendation is a new dishwasher installed by GE not K Hov. K Hov refuses to accept any responsibility for the faulty installation.

    This is not the only problem. Roof has leaked four times and each time we are assured it is fixed only to have it leak again the following year. First time we were told there were nail holes, next time, flashing was done incorrect, another time pulled up shingles and put new sealant. Each time the drywall was soaked and water dripped onto wood floors. Last time took 3 months before it was repaired. Had to keep trash can under leak because water poured out of light fixture when it rained.

    Two months after we moved in, the sewer backed up into bathroom sink and tub. Upon investigation it was discovered the sewer line had been broken when the trench for the electric line was dug. Have also had multiple leaks in the crawl space which have been repaired after numerous phone calls. Save yourself all these nightmares by not purchasing a KHov home.

    I bought my new K Hovnanian home about 7 months ago. It's the best decision me and my wife has ever made. From the sales professionals to the finance to the closing they made the process as painless as possible. I work in the construction and after living in our home for several months I'm very impressed with the quality of our home and can't believe the price we was able to get it for. There was 15 year old homes in our area was selling for the same price K Hovnanian sold me my home for. The home was built a little over a year ago and there is no settling cracks anywhere. The heating and air works perfect and the plumbing and electrical is great. I have nothing bad to say about this experience. It's been incredible!

    Not satisfied at all. I purchased a new home at the end of 2018. From the first day (even before closing) the house had an issue with the AC. The KHOV told me they do the inspection and they even recommended I don't need to hire anybody since they already had it done. However, I decided to have my own inspector to check the house. During the inspection, among the other things, it was discovered the wiring for the AC was wrong - I turn the AC on upstairs and it was cooling downstairs etc... That showed me that KHOV actually doesn't do the inspection as they should. If they do they would discover these basic things immediately.

    After the closing, they fixed the wiring for the AC but the AC was not cooling as it should - it used to take a lot of time to cool down. They fixed it by replacing the coil. After that, the AC is cooling as it should downstairs but upstairs is too strong - even blinds are moving when the AC is cooling upstairs. The AC company tried to fix a few times with no success and eventually they told me that it works how it is designed to work and they cannot do anything. Also, KHOV told me that if the AC company told me they cannot do anything, they cannot help me either.

    The house is still under warranty, but obviously, it is not designed how it should be, so the warranty is basically useless. Another thing is that AC company told me that KHOV wanted to put only one outside unit for a whole house because it is cheaper while AC company wanted to put to separate units (for lower level and upper level). At the same time, the outside unit is very loud and it is impossible to sleep in one of the upstairs bedrooms. If I buy a house next time, the first thing I would check is if it was built by KHOV, and if it is I would never buy it. I will add the AC company name as well as soon as I find the papers...

    The ONLY thing positive I can say about this company is their salespeople. They were professional, helpful and friendly. Past that it was a total waste of our time and money. Thankfully, we were released from the contract, minus our $10K deposit. We waited over 6 months for our home to be built, pointing out numerous issues with incredibly substandard construction along the way--most of which were left until the final walk through--a cut joist, crowned flooring, uneven doors, uneven drywall, cracks in the driveway, cracked and uneven cabinets, dented door sill--the list goes on and on. On our final walk through even our upgraded oven and garbage disposal didn't work! Their answer to everything was "band aids" or basically deal with it. Please believe these reviews. Find another builder!

    This is not a builder but a lemon farm. Such a poor experience, I am just waiting for something new to go wrong. Construction managers are incompetent and the job is very rushed. Lying is actually part of their culture. They have Monday morning meetings and discuss how to mislead the buyer and how to get away with the shoddy rushed work. I agree with someone else who mentioned that at closing they try to rush you and tell you that you can just take care of things later but it's actually not true. They will later tell you some things are not covered after closing. We have a 4-month old home and now dealing with a leak and mold issue, which was brought up on the inspection report before closing but dismissed by the construction manager. This is on top of many other serious issues we're dealing with.

    We purchased our town home from Hovnanian and despite our rigorous inspector who uncovered many problems during the construction including code and warranty violations, after we moved in, there were many more hidden disasters. Our garage door was installed poorly and was not operating normally. In some places of the house our flooring has uneven areas. When we were replacing our new lock we discovered that our door was an old one and used for another lock before but was painted and patched over. Our patio door stopped operating almost immediately because the contractor installed cheap, lightweight rollers under the heavy hurricane doors instead of stainless steel (heavy duty) rollers.

    I have a 6 year old K Hovnanian Hancock II Model that I have had the displeasure of owning for over a year and a half. This home is a 4 bedroom 3.5 bathroom home with a finished basement. We have been in contact with K Hovnanian since January 8, 2018 for massive leaks in our roof. There has been nothing but issues since this date (didn't even own the home for 30 days at this point) and the house has problems from leaks in the basement slider, cracking framing in the walls from the first floor up, missing floor joist, improperly installed HVAC system including but not limited to incorrectly place intake and exhaust pipes. They put on a new roof on December 11, 2018 and less than three weeks later we had more leaks.

    They also had no extra lighting for when the sun went down and was finishing the roof by the light of their cell phone flashlights as well as when looking for rogue roofing nails (that we have found at least a 100 of since the winter ended despite their promises to remove ALL debris for the safety of our kids and pet). We have had a structural engineer come in and review this home as well as the county. What they are willing to "fix" is truly not a fix and more like a band aid. There is zero customer service to accommodate our needs as a family of 7. They have had contractors not show up at all, show up severely late with no call, and when they do show up, they left four employees on our property without our approval for two hours while they (framers for our roof) left to get the ladder they forgot along with their air compressor for their nail gun.

    When they did return they still had forgotten to bring a ladder and needed to borrow the roofers ladder. We have asked for extensive investigation for the causes of the massive amount of drywall issues and they refuse. They just say that they will replace the drywall - piecemeal, one room at a time. They propose to seal off all HVAC vents and do this as we live in our home despite the health issues the drywall dust will cause us as well as the HVAC issues (potentially damage) we will have with sealing off duct work to a running HVAC system. They continue to claim this is a warranty issue and try to put this as if we are being the difficult ones. Their rep in Feb 2018 said I would have a new roof on 2/14/18 and instead got a new ridge vent. When their other rep was here for the new roof in Dec 2018 he asked me why we didn't get a roof sooner. I was like, "Ask your other rep."

    We have been trying to come to a settlement as we do have legal action in place since 11/2018 (after 10 months of trying to get this all taken care of without the help of the legal system). But the builder has said no to the multiple offers we have submitted both in writing and verbally. If you want a quality home please consider another builder and do your homework on their reputation before you buy a home much like ours and many many more not just in our development but across the nation.

    I spent lots of money, energy and time in buying a single family house in NJ. KHov was one of the builders who was coming up with new homes and based on the location, I decided to go with KHov. It’s been just 5 years now and have faced all the construction problems one could face at 20 years old home. It’s not only me the entire community are having some major issues. It just took me by surprise how such a big builder can end up in installing some cheap products which tend to break every now and then. Apart from that they make big construction blunders. For e.g. for a 5000 sq ft house they have only one a/c unit. During summers the 1st floor is literally hot. The water piping is all screwed up. I need to literally wait for 5 minutes to change from hot to cold. The list is endless. One great lesson, never ever again in my life I will go for KHov.

    We purchased model home from K Hovnanian on October 2018. They had office in car garage for couple of years because this house was model house. While closing the house they converted office to car garage and they built driveway. While doing this construction they spoiled the my irrigation system (sprinkler system). One of the water pipe they did cut by accidentally. While closing the house they didn't show the system whether it's working or not because winter started even we didn't use the system because cold weather. The house is equipped with intercom and centralized home theater system. We paid the money for everything we requested lot of times. Where is the menus and how to use the system. No help so far.

    For sprinkler system they broke while converting the office room to car garage and driveway. When we asked now they are saying it is homeowner maintenance. I agree with that point if they deliver the good system working condition. While closing they send one gentlemen just he explained only where is the electric panel and where is the main water line, how to use gas stove and refrigerator. He never showed how to use other systems what we paid and whether it's working or not.

    Very very bad service with this big construction company.

    My suggestion to everyone before closing house we should do home inspection. We didn't do the home inspection. We thought K Hovnanian is big company and follow the steps before they give the house to the customer. We thought of doing house inspection but they said we dont need. End of the day we are suffering. What we paid for model home half of the stuff is not there and some of the systems are not working (given broken). Some of them we dont know how to use because no one showed to us. We bought model house because we thought we don't need to do any more upgrade but thing are other way.

    We have moved into our new home not two years, and we have already had three different major leaks due to poor construction. First, a new, unused toilet began to spew waste and flooded our basement. It was quickly taken care of, but not long after, a pipe burst over our garage and ruined the ceiling. Most recently another pipe had burst, flooding our basement again. This is a shoddy construction job and I would advise you to take your business elsewhere.

    We recently submitted a service ticket to our warranty service center regarding a bursted pipe. They sent out a crew immediately to clean up the water damage which required removing insulation from Our finished basement wall, lifting our finished basement carpet, removing baseboards in our finished basement, and cutting a hole in our finished basement ceiling. Once the restoration crew and plumber were finished our brand new home that we paid to have the basement finished in was left in shambles for us to clean up and finish ourselves. I have spoken to several representatives and they refuse to fix anything they destroyed in our home. We are beyond disappointed first time homebuyers that highly suggest asking around the neighborhoods before choosing as your HOME builder.

    Buyer beware when purchasing a KHOV home. Once we signed on the bottom line things went south quickly. We have had several issues with KHOV, recently digging in our yard without our authorization. We have had to call the authorities for trespassing, just to get KHOV to call and discuss the digging issue. Then the KHOV representative actually used foul language "I am doing you a ** favor here". Strange we didn't ask them to dig in our yard, begs the question what favor. Everyone of their employees we have dealt with has been unprofessional and no one is willing to work with you on what is obviously a mistake on their part. It really is a shame because the homes are beautiful and our neighborhood is wonderful. But from this family's beliefs we will NEVER purchase another KHOV or recommend this company to family or friends.

This company has a very bad customer service and also won't honor home warranty as they promised, make sure you put everything in writing since they won't get back to you about any issues going bad on the new home. Lost about $3000 dollars rerouting underground power lines that they promised to route properly. I won't recommend company.

    I have read low rated reviews for East coast home locations. I had a much different experience. The salesman, Sam, was very responsive. The construction went smoothly and the service dept did their job smoothly. Only one problem with outdoor fan that was too close to the wall. It was fixed. Other fixes were minor paint and switches and light bulbs. Even non dimming light bulbs were replaced. Overall a very good experience.

    My wife and I purchased a new home, paying $357,000 for a beautiful first home for our new family. K Hovnanian Builders rushed our build so badly that the drywall, the walls, the fixtures, electrical face-plates, and building structure look like a third grader built our home! The maintenance warranty you receive attempts to correct WHAT you can find, and leaves it to the home owner to identify what they know is already wrong.

    When you do identify issues, they blame the home owner for 'not pointing out the flaws' in the final walk-through. However, the final walk-through is such a brief moment, you cannot possibly identify everything. On TOP of that, the supervisor who walked us through stated "It's okay if you don't find everything today, just move in and we'll come back and fix the rest..." What a SHAM! I spend all my time, vacation leave, and emotional stressful moments fixing what they should've done the first time through. WHAT A MESS! Over a third-of-a-million to pay for a homemade of cheap crap and built with unapologetic piss-poor quality.

    I recently bought/built a townhome in Florida. I used K. Hovnanian, which was an unfortunate mistake. Don't believe the hype of the exterior design of the home or the interior decor. This is a bait and switch type of company! What looks good on the outside is a nightmare waiting to happen for you! So, after working with a pleasant sales rep (who was a liar), I decided to buy the home. Well, the second you sign your contract (which is poorly written and will not protect you at all) the pleasantries fall away. That contract allows the builder all flexibility to change anything and you have no recourse. I’m not talking small things, but things like where your house sits on the land and how much land you are given.

    We were supposed to have poured concrete exterior features, but they decided to make them out of sub-standard materials, which leak and are wreaking havoc on many of the units in our complex. I was shocked to learn that features like walls, fountains, and walkways can be changed without the owner’s knowledge or approval. RUN! THEY CHANGE EVERYTHING TO MAKE THE CONSTRUCTION CHEAPER!

    Get copies of ALL the plans BEFORE you sign the contract. After you sign, they will make it very difficult for you to even see the plans! These plans will be approved by your city and available at your city, but you cannot see them until AFTER you are an owner. BEWARE! This is important because K Hov makes changes and errors in lighting and electric because they don’t follow the plans…and then they will not correct the errors without a major fight. If they don’t follow the plans, contact corporate immediately. Tell the subs to stop working (if you speak Spanish). Oh, and they use undocumented people on all their sites! The subs work very hard, but the management doesn’t guide them or watch the quality of work.

    Next, while they are building your home, and you notice that there a problem or error, they will act like they will fix it until you leave the site. They rarely fix anything. We weren’t given the chance to inspect the electric, lighting, or anything before the drywall was already in place. They have a sign in the office that says you get two inspections…we got nothing!!

    I’ll give you an example: There was a leak in the front section of my unit. I had mentioned it to our manager, who said they would fix it. I came back the next day to find the leak was still there and there was a man laying tile and he was about to cover up the wet section of the gypcrete!! I told him to stop, called corporate, emailed them images (TAKE IMAGES OF EVERYTHING!!). I DEMANDED that the leak be fixed before they tiled any further. Well, it took three days of testing and repair before they were finally able to fix the leak. The had to tear out half my wall to figure out what was wrong, and it ended up being the sub-standard design feature on the exterior wall that was leaking (surprised?).

    I wanted to get out of the contract, but my lawyer said I would lose my deposit and it had been eight months of frustration. So, I moved forward. The problems did not stop there. The closing was moved several times. I marked over 100 items which needed to be fixed before closing. Their workers do more damage every time they enter your brand-new home…BEWARE!

    After they turn over the community to your HOA, you find out that there are more serious problems with documents and problems which will cost you big money. Your fees will double, and they will not do the audits which are required within 90 days. We still don’t have any audits after a year! K Hov also changes management constantly. They move people around to confuse you. I could go on and on! DON’T BUY FROM K HOV! Use a decent builder. I will never build again! This was one of the worst experiences of my life, and it continues because the quality of work is terrible! BE SMART AND RUN AWAY FROM K. HOVNANIAN! RUN! DO NOT BUY FROM K HOV! BE SMART!

    Our roof leaked after being in the house 16 months. KHOV tells us it's considered homeowner maintenance. Now we are in for a battle to get them to fix it. We have sheetrock and paint damage on a new home that is 16 months old. What kind of a builder doesn't warranty a roof in the first few years? Don't buy a home from KHOV.

    Very very very rude staff and they never help with anything. I bought a home and it start breaking on me the first month. The manager whose name is Derek is the bigger jerk you will ever meet. Stay away and do not buy any homes with them. First month of purchase in March 2017 I ask them to come and fix the flooring and they came and told me they will fix it in August which they never did. I had to hire someone and pay them money to fix the flooring cost me almost $300. My roof leak the first year after I bought and they told me it was due to my negligence. Huh? Brand new home and my roof leak and it's my fault. How?

    Wow K Hovnanian homes is a biggest ripoff. I had literally no wood studs in the home. It suppose to have 4 feet space and I have 8 feet stud space in my walls. What?? How the hell I suppose to put anything on my wall like picture or curtain? Yeh I can't! Cheap cheap cheap house and cheap and cheater builder. YOU HAVE BEEN WARNED. STAY AWAY AND DON'T BUY THESE HOMES.

    Things started out well as we decided that the home was right for us. After only two weeks, we decided to purchase a home closer to our current home. The home we switched to is also a new home and is ready for occupancy so we won't have to rent with our family and our dogs. When we informed the sales office of the change, the first thing we were told is that "too bad, but because your loan was approved, you don't get your deposit back." We informed the sales office that we had not signed the "Commitment Letter" as required to accept the loan and final sale. That did not matter. We refused to sign an addendum essentially agreeing and the sales consultant became threatening - even to make our current purchase more difficult. Ultimately, we got a letter by UPS stating our deposit would be "liquidated". When we still did not respond, we received another email from the VP of sales.

    Needless to say, we're out $1000 but more to the point, the other 167 complaints are right on about K Hovnanian Homes - once they get your money, they disappear. We feel we dodged a bullet by not pursuing the home. They do business unethically. Our experience was at the Aspire Homes in Arboga, CA. Steer clear! Lastly, they advertise as "Homes starting in the upper 200's." There's nothing lower than $306K as they immediately tack on a "Lot Premium" regardless of location. Bad business practices. Can't imagine how horrible it would have been had we moved in and had a problem!

    Built a Khov home in 2012. Within 4 months we sustained substantial damage to interior of house due to faulty ridge vent. Khov attempted to make repairs in 2012. 2nd major roof issues/damage sustained less than 1 year later in Oct 2013. Again, Khov attempted repairs. Sept 2018 we for some reason elected to build again with Khov. During contract of new Khov house, we sustained THIRD major roof issues at current Khov house. Our decision was to void contract with Khov. Khov execs recognized faulty ridge vent. Khov's position was to only repair roof at current house if we elected to move forward with new house. QUALITY at KHOV is SUSPECT. BEWARE.

    I had a terrible experience with this business. The home workmanship is low quality, with cheap knobs that fell off a number of doors very quickly. They wanted to charge for basics like a fan for the microwave that should be thought of when building and provided. The shower design in the bathroom was awkward that makes it hard to get in out of the shower. The A/C in the bedroom is very weak, and they did nothing to fix it. On the top of that, the way they built the house resulted in water pouring around the backdoor patio destroying the door and the wall. When asked to fix the defect, and provide warranty repair, they ignored us, and have done nothing for over two months.

    Owned a new Khov home for 3 months with multiple warranty items needing to be fixed and rectified. Overall, poor communication and scheduling by the warranty manager in Bluffton, SC. Have taken vacation days to have work performed and workers do not show and manager blames the workers. Working families cannot take vacation days and not have work performed. Overall, very frustrated with local management.

    I bought the KH Homes almost six years ago, I had a small leak over my walk in closet so I fixed it with less than $200. Overall, my house was still in a good condition in Central Valley of California where it rained quite often in the Winter and Spring times. My house still was holding up and did not problem with it but only small minor repairs. The AC and the gas heater still were working great.

    Palm Beach Plantation and Greenwood Manor is only 13-14 years old. So many homes here have leaky roofs! No other hood around has the amount of leaky roofs like this one does! Not even close! Stay away from K Hovnanian! We have a bad roof epidemic here and many people don’t have the money to fix their roofs. The builder Warranty was over at ten years. If I did not see all the other hoods around town that still have good roofs then I would just say that all these roofs should fail before 15 years! Some homeowners want to hire a lawyer to see what their options may be going forward. There are 600 homes here. Just think twice before you buy a K Hovnanian home... YO!

    First, I will say the house itself is fine. Our home is in the Southpointe development in Edgewater, MD. However, a water channel across our property was shut off and the 4 acres of HOA woods have been underwater since Feb. 2018. Trees are all dying. This is mosquito problem, and we would not be able to sell our homes in this area. K. Hov refuses to help and the county seems to be in agreement with them. No one will help to alleviate this problem They are not being truthful. They said there was never a water channel on our property. However, we have proof there was one (pictures, maps, etc.) and now they just ignore us.

    Also, they buried huge chunks of asphalt and rocks in our lawn so it will not grow. They have removed some of the debris, but refuse to remove more. We think they are being dishonest because original studies about the outfall of waterways was flawed, perhaps on purpose, to get the permits to build some of the homes here. I guess we will have to go to court to get them to do the right thing. I can't believe a builder would do this. I would not EVER do business with them again. I would suggest you stay away from this very dishonest builder.

    Where do I begin? From start to finish the building of our home has been a NIGHTMARE. We built prior to building with KHov and had a stress free experience and was promised the same by KHov. They push you to use their lending and title company which you have to PUSH them every step, of the way to do their jobs. Once we signed were given a completion date of 8-22-18. The dig date was May 2, 2018. May 2nd came and went with the excavator sitting on the property but nothing being done. We were told it was a delay in getting the building permit. I called the city building dept and found out the permit was issued and it took them until May 10th to start the dig because they didn’t have an available excavator operator.

    They then moved our completion date back to Sept 7th. We had had a buyer for our home with a very good offer but when they pushed back the completion date the deal fell through because the buyer needed to be in our home by Aug 28th. We checked the building of our home daily. We were told by email things were done when we found they were not. When the home was almost finished we drove by to find huge holes in the front yard dug by an excavator. We were told we needed a grinder pump due to the elevation of our house to the sewer tie ins. They should have found this out when they dug the foundation. They then wanted to charge us 1,100 more for it.

    We protested because we were never told it would be an additional cost if we needed one. They ended up not charging us. We had our sump pump daylighted right in the MIDDLE of our backyard! A hole with a white PVC pipe exposed with gravel under it. We were told it had to stay that way and not be covered up. After much complaining and an inspection that didn’t pass (city made them move it to the back of the property) it was fixed. Our walkthrough was scheduled for Aug 30th and we were given a firm date of 9-7 to get our keys. We had another buyer (lost $9,000 in a lower bid than the first offer) and they needed to be in by Sept 12th. We agreed as we were sure we would be out by 9-8.

    ONE day before our walkthrough we get an email that our completion date was being pushed back to Sept 14th because the plumbers never showed up to do the work needed to get an occupancy permit. We were told the plumber inspection was schedule and they would get the occupancy permit after that. I called the city and county AGAIN and found that the plumbing inspection was not scheduled for the day we were told and it was only the second one and it needed a final inspection after that, also the occupancy permit takes 2 weeks to get since everything is done. So the construction manager lied to us. We may lose the second sale of our home due to their incompetence. DO NOT build with these people! Communication is nonexistent. Once they have your signature all you get is lip service.

    We were very naive and thought most people were honorable but not this company. When we first moved in, we had water surrounding our house when we had rain. We called them and they tried to blame us for it. We eventually after a year had them come back and put in the French drains that should have been installed originally. The painter’s tape and painting hung off the wall from upstairs to downstairs. Now we have a wall that is totally molded in our pantry from a leak upstairs. They installed shower units with no caulking. We can’t even get them to talk to us about it. The way they operate is to send someone out and they say, we will get back to you but they don’t. They won’t answer calls, texts, etc. Driveway cracked within first six months with water bubbling through the cracks, door knobs fell off. If you want quality work, do not use these builders. They certainly do not stand behind their work.

    Updated on 08/12/2018: We had several repairmen in and they thought it was the caulking from the upstairs shower. Well, we had the wall removed this week and found that the real cause of the leak was on installation of shelves in pantry, they drilled right into the PVC pipe in wall. There are at least four or more holes in the pipe. Will the representative answer my calls, no, and he conveniently leaves his mailbox full.

    I should have kept researching for a better location. I have issues with the landscaping which yet has to get fixed. Property Keepers are currently running the "show" inside the development. Poor. company, I have talked, plead with Mr. ** about the neighbor who has moved into a quiet neighborhood. She and her many guests have been loud, intrusive and nasty towards the neighbors. There are about 5-10 cars nightly steady stream in and out parking wherever the car lands. I was promised when I bought in here, a "gated community" for our protection and the gates have yet to be running.

    I cannot walk outside in fear due to all the visitors of unknown. The garage door is always opened, smoking, drinking, doors slamming, empty bottles breaking inside the recycle bin. I have called the police several times because they block my driveway. "No HOA enforces the rules" so the police cannot enforce where they park. I was promised many things which I have yet to met by K Hovnanian Builders/Property Keepers.

    First and foremost, we didn't research online to check for the reviews on this builder. My wife, on a whim, stopped by to see their model homes and it went forward from there. They have a very good pitch being a dad and son, small company, top 3 builder in the country, etc., and were very convincing. By the time we got to the 'design studio', we learned that we’re given misinformation by their salesperson. She identified things that were 'standard' that we later learned were upgrades-pricey upgrades, and their standard tile, counters, and other standard features were cheap and undesirable. I was so upset that I wanted to walk out. K Hov ended up increasing our money going toward upgrades to compensate for the misinformation.

    The loan process was great, which is why I'm giving it 2 stars! It was fast, efficient and they helped raise my score almost 40 points in 3 months! Amazing work! However, that was as good it got! Air conditioner: The building supervisor mislead us into believing we had an upgraded air zoning conditioner, that would've been 15K more than the standard ac that comes with our size of home, so that was very disappointing to learn AFTER we moved in that we had been lied to. Chas Roberts has replaced 3 thermometers, and discovered that one of the air ducts in the dining area was covered over, which may have been part of the reason some of the rooms were warmer than others by several degrees, and why they had to come out to our home several times.

    Door: the Door and trim were painted the wrong color. It took them 3 coats of paint of different colors before they got the right color, and it bubbled. They had to replace the door. Locksmith/Door provider came out 3 times to address the same issues before they got it right. And this here is the reason why I'm writing a review today, 8 months into living in our home: We purchased a premium lot for an extra 4K, chose a 3 car garage, and were told we could not get an RV gate (even though we paid an extra 4K just for the lot), and was assured that the homes on both the east and west side of us were single story homes. Unfortunately, the salesperson was wrong.

    The east side of our home has a 2 story being built! It is so close to our home it looks like the wall of this monster home is our shared block wall! I've contacted the Phoenix zoning department to check to see if they are in compliance. We had other issues but their service department was very responsive in getting stuff done. Bottom line, find another builder. This one has been the worst experience we've had...

    We reported that roof directly over the front porch was having an issue 6 months after moving into our new house. The ceiling on the porch had about a two foot across patch of paint that had peeled off exposing the drywall. When we reported this we were told that this was damage from the recent hurricane but no other spot had damage. We felt there was an issue with the roof but the person from K Hov disagreed after looking at it. We were told we should just sparkle the area and repaint it and that would take care of the issue. We also had a handyman look it over and he was willing to do the spackling and painting for $300. He didn’t offer anything as to what the cause was. We took our time fixing this but it got done by us.

    Now that we are starting to get rain again the same exact spot has had the same issue again. Of course this is after the timeframe for K Hov to do repairs for issues that are found. I’m afraid to find out what it will cost to have the roof repaired for something that K Hov should have fixed when I reported it. Instead they shifted the blame and now it’s too late. Don’t buy from these people if they won’t make the repairs for bad workmanship. They only do the cheap fixes but not when it will really cost them money.

    My son is in the process of buying a home from them. They are racking the roofs and it is not recommend by the manufacturer. There is no law against it so they can get away with it. We sat in their office where they assured my son the roof would be done correctly. We pointed out one house has a number four on the roof. We drove through and brand new houses with shingles missing because of storms. They want out of the contract because they will not address the roof problem. Told if they do they will lose their down payment. It's not right that these companies can rip off the consumers. They just laugh all the way to the bank!!!

    Why would anyone who calls themselves professional builders NOT put sound breaking drywall in semi detached homes? Not only did this cheap builder not put decent sound breaking drywall in the homes in Longacre in Dover De, they put the cheapest flooring that they could in the homes. They apparently lied to the realtor about the drywall. I would NEVER recommend nor will I ever buy another home that is built by them! A bunch of rip off crooks!!!

    Don't know where to begin. Built a home with another builder years ago (Ryan Homes). They had bad reviews online but a friend convinced me otherwise. Was the best experience. So when we were looking to upsize I ignored the reviews for K Hov online again thinking… again... could just be crabby people or isolated incidents. That was the biggest mistake I have ever made. From start to finish it has been awful. The salesperson sold me a home saying it would be done in August. She made me sign a piece of paper saying there could be construction delays due to weather, scheduling, that the date could be pushed "just a bit". Within a few weeks of signing I am told my date was moved to October. So when I asked what construction delay happened they provided me with a schedule that very clearly showed August was never feasible from the start.

    This is huge inconvenience when trying to time selling/building a home. Also, when showing me the plot layout was showed two numbers she said indicated the distance from the edge of my house to the property line. Based on the numbers she said I believed I would have almost 30 feet from my neighbor. After houses went up... turns out she was pointing at the wrong numbers and I was only 10 ft from the neighbor. Never would have bought a house so on top of a neighbor. I imagine few people would. Apparently this was my fault for not knowing how to read a topo and believing they did. The difficulties got worse from there. Throughout the build our house was rarely worked on because they were busy on other houses on the street.

    Turns out they were rushing to get those done early to use them as models before their homeowners moved in... yes people bought brand new houses with new carpet, etc that they finished months early and the sales reps trapesed potential buyers thru them... thru rain, sleet, snow, etc onto their new carpet. Once someone caught on that their house was being used they said "oh yeah we will compensate you" and gave them a small gift card. No other homeowners that homes were used were compensated... only the one that caught them in the act. Since our home couldn't be used as a model because it wasn't offered in the next phase they weren't working on it... until I complained and it was the very end. The project manager told me not to drive by the house... seriously.

    They slapped everything together in the last few weeks... horrible mudding job... one coat of paint that looked awful, holes in walls, missing items all documented at our "gold star" walk thru. We also had scratches in our cabinet doors that they tried to pass by us with use of a sharpie. During walk thru noticed gap in ductwork next to furnace. Construction manager said he would fix - his fix consisted of tape over it to hide it. Asked city inspector to review it for safety... he red tagged it and forced them to fix it right. Since they never had power to the home until a day before our walk thru... none of the tests of the home's utilities had been done. It took 4 attempts after receiving our keys to get the HVAC working. No hot water in the shower. We have a driveway that within just a few months is cracking and flaking apart (we used the sealer they told us to).

    We will need to replace the whole driveway within a few years and K Hov says... “Well it's in the fine print. We don't cover driveways and even if we did..” We reminded them this driveway was just put in... we hear that cracks and flakes are industry standard. We having stairs that creek, floors that crackle under our feet because they weren't properly installed. Paint still looks awful... they do one coat of flat paint. Be warned they like to do walkthrus late in the day so the sun isn't coming thru the windows... that way it won't be hitting the walls and you won't see where they didn't sand the mud. We have heard neighbor horror stories of water leaks... four attempts to fix and they still can't find them.

    We watched them working on other homes with horrific safety concerns ... extension cords across the street, moving large propane tanks down the street unsecured on a bobcat (I have pictures... yes they moved large propane tanks on a small bobcat without so much as a tie strap). After we moved in they continued to us the "temporary" electric box tied to my address to work on surrounding homes (this is where the extension cords come in). The electric company was charging me!! They didn't believe me it was happening... I ended up flagging down an electric company worker in one of their trucks and asking them to come down to my house to verify this was happening and call it in!!

    Contractors smoking in the homes while working, others peeing on the side of houses instead of walking down the street a few doors to the porta john. (when the sales office got the proof of pictures this was happening, they said, “Thank you,” and rest assured that contractor will be fined!! So K Hov uses subpar contractors, our houses get peed on and K Hov gladly got a credit from the contractor). I could go on for days all the things we had to go thru and continue to go thru. It was the most stressful experience to build and to continue to go thru. I'm barely 6 months in and am exhausted. Every last item is a fight and we are still finding issues.

    In August of 2017, my basement flooded with 2” of stormwater from the sump pump. I checked the pump and outlet and both were still working correctly. I called the homebuilder as the house was only 3 yrs old at the time. After calling them, my friend who is a contractor came out and helped inspect the issue to find out there was not one drop of water making it to the main catch basin at the end of my driveway. Found out that there was a crack/clog in the storm line in the driveway. After going back and forth with the home builder, and 2-3 months without the ability of using my driveway due to concrete missing, concrete slabs left in the middle of my driveway, and for the contractors to finally pour the concrete (the same week that temps went down to the low 20’s). I had to put caution tape up every single time but once.

    They’ve wrecked some of my Halloween decorations, and put chips and cracks in my driveway. They put caution tape up once and after doing more work, removed the tape and left it for my snowblower to eat. I'm having them reimburse me for the material to fix the flower bed that they dumped 1.5 yards of soil on to and smashed my plants and everything inside which took me forever to just get the written letter approving and I’m now at the point of fixing the yard that they demolished.

    The concrete is stained from the wet concrete that was cut and not cleaned, concrete that is cracked as they called it a curing crack (the concrete was never covered with anything during the cold weather after the pour like it should have been), and a 1” x 12” section of concrete that’s coming up between the basin cap and a stress relief crack... they said it was a courtesy and that none of it’s covered in the warranty as they don’t warranty driveway/exterior concrete even tho it was work that they had done. I really wished I looked up this builder before buying this house! You buy a new house so you don’t have to worry and they don’t give 2 ** after they get your signature and money!

    Horrible experience with new home, slanted floors to the point that dresser drawers open on their own, I have to wedge pieces of paper and coins under furniture to level so drawers don't open. Outdoor hinges all rusted in 3 months, builder used indoor hinges on exterior. Air conditioning unit stopped working due to building materials clogging drainage pipe, nearly flooded first floor. Gas leak first week we moved in. Would not recommend this builder to any new home buyers.

    Poor experience with finance dept and the actual home is a disaster. I just purchased a brand new home. During the walkthrough period a number of items were found but not all corrected prior to moving in. After moving in I noticed that all the appliances were scratched in every room and very poor quality appliances, wood, faucets and paint were used. The company is saying they will fix my issues. I am giving them 1 week to hand me a schedule of when the issues will be resolved. If they do not Honor their commitment I will sue and move in a heartbeat and inform potential buyers never to look at a Hovnanian home.

    Additionally, some of the staff members lie about what truly comes with the home. I don’t want other potential buyers getting sucked into a train wreck of an experience. Buying a home is supposed to feel good and be an enjoyable process. This has been anything but and I have owned many homes in my day. This process has made me sick and I’m scared that I cannot trust the supervisors and VPs of this organization to honor their word. I hope I am wrong. To be continued.

    Columbia Park townhomes high priced mixed with low income homes. Sales tactics are more like an used car dealership, fail to disclose key aspects of the neighborhood that will potentially affect future value for owners. Place is a rip-off for the type of homes that will be included for low income people, which they hide both in their sales pitch and their website. Even elevations on model homes and renderings miss to disclose affordable housing units mixed with high price homes. Beware of the “FD’ (future development) as these are not your advertised models. Laughable sales pitch like ‘these affordable housing units are for hand picked individuals like Doctors for example’. Are you freaking kidding me? Once you find the true facts and try to get your deposit back they show you what they are in reality. A con operation.

    If you like cooking do not buy these homes. The design or the AC take all the cooking smell to the upper floors, the recommendation is to cook with window open! The hood provided is so small that it works only for the back burners and it is not strong enough, there is no extractor in the kitchen ceiling. In Houston for more than 8 months we are over 85F-110F and to cook with window open is not pleasant at all.

    Insidious Racial Discrimination. I attempted to buy a brand new K Hovnanian Virginia property. However, my mortgage lender was blocked at every turn when they refused to send him requested documents. This happened repeatedly, with no follow through from K Hovnanian. Instead of outright admitting they were being uncooperative because they didn't want to sell to a ** person, they just gaslighted and frustrated me and my mortgage lender until we looked elsewhere. Oldest trick in the book, according to my lender. My mortgage lender said he'd never experienced so much insidious purchase sabotage in his entire career until working with K Hovnanian. Screw them. A complaint has been filed with HUD.

    We were sold a specific lot in the "Estates" in the Blackstone community in El Dorado Hills, CA. At the time of purchasing the lot, we were told only ONE model could be built on this lot, the Cornerstone. We continued with the contract, thinking we were purchasing this home... Spent HOURS picking out finishes, having appointments and signing contracts.

    We get a call 3.5 months later, after the house should have started being built, explaining that the house we "chose" will not fit on the lot they sold us. They blamed the developer for mismarking the lot and claimed that they had no idea until the county came out and inspected. The entire situation was totally crazy and very unbelievable. They in turn attempted to sell us a BIGGER more expensive model in lieu of the home they originally insisted would fit. Needless to say, they either knew there would be a problem and hoped they could skate it by the county or they are totally incompetent and unprofessional. Either way, we chose not to work with them any further and demanded our deposit back. We are still waiting for our money.

    We purchased our new home from K. Hovnanian. We were very happy with the options, and thought we made a good deal. We found that they were very inflexible and when asked for a change 3 months before closing, we were told a flat "No". What we asked to be changed was to have the carpet in our main room changed to hardwood to match the rest of the downstairs. We have somehow overlooked this in our 6+ hour design meeting. They simply said no, without a real explanation.

    We had our realtor reach out to them, but were given little feedback from our Sales Agent and her manager. Finally after 4 emails, several voicemails, we were told that changes were not possible because of policy. We offered to eat the cost of the carpet, but were told no and we would have to do it ourselves after market. We realized that that was not acceptable because we would have to rip up the walkway transition put in place which would add a tremendous amount of cost. We understand deadlines, etc. but when sitting through a 6 hour design meeting, we made so many decisions that we couldn't even remember our names at the end.

    I bought a brand new home a year ago, at 10 months I found several issues that needs attention. That was normal when you buy brand new home and acceptable. I had a hard time just to report these issues and have someone come and take care of it. It is a battle to have someone answer the phone that they provided for their warranty, and if you are lucky and Ms. ** answers the phone or call you back in three weeks, she will ask you to write an email with your request. The problem not yet the problem. Once they send someone to your house (superintendent) to check and see what is the problem the time for your warranty have had expired. I tried to explain to them that I have been trying to get someone to my house for the last two months. Tough luck.

    I was going to buy a K Hovnanian® Home in Arnold Ridge, once I talked to the neighbors that had watched the place go up I decided not to. The one man was a retired carpenter and said he had never seen so much cheap chipboard in his life. Not to mention he saw carpentry that would come back and haunt the homes with water damage. He pointed out problems from the roof to the windows, I figured he was just angry because they were shoving them right up to his property line. He said "No, I knew that land would be sold eventually and their is nothing I can do". Talking to the subs was impossible it was a real Tower of Babel.

    I recently bought a Khov home and let me tell you, it’s a NIGHTMARE. When I told Chuck ** about things he would reply (They will take care of them). When I called about my 1 year inspection Terry said most of the complaints were within their allowances. Every wall in my house is bowed and every floor squeaks. In summer and winter. They will tell you it’s because of winter dry air. My carpet was cut too short and now I have to replace it. My house is a year and a half old. I have so many compliments that it would be easier for you to call me. **. I strongly recommend not making the same mistake. From what I have seen. Shuster Homes is a better choice.

    Was flat out lied to about sales contract conditions by Sales Associate. Second Sales Associate was rude, offensive, and non-professional. The Sales Manager was no help and did not see a problem. He offered no solution! After reading many of the reviews here, I can understand why this company has such low scores. It was a mistake on my part to even inquire about the homes offered by this company. Poor customer service seems to be a common core issue with K Hovnanian Builders. Like others have said, run as fast as you can away from these folks!

    First most important RUN AWAY AS FAST AS YOU CAN from this builder. We close more than a year ago and I can say it's a full time job to try to get that house look as close as possible like a new house. Problem with this 1Million+ dollars house: Electrical that has finally been fix after sending an electrician 3 times to fix it, drywall that's not straight all over the house they fixed some, damage cabinet all over the house, messy caulking everywhere due to walls that are not straight, rusted outside hardware, dented kitchen hood that they don't want to replace, missing a part of the outside wall and the list goes on. They cut corner on everything and we as homeowner are living the consequences. My opinion worst builder out there, do not buy from them.

    This company is so concerned about their reviews prior to closing. But after is the real issue. There were many issues related to sloppy work, but those were addressed even though if care was taken by oversight, my time to take off work would not have been necessary. At issue 2 1/2 years later is the roof installation that leaked during the heavy rain we had during Harvey...no there was no roof damage causing it. The shingles were just fine. When the roofer came...who was recommended by someone from the builder...he said the shingles were not installed properly. They were nailed too close to the seams. The shingles were laid in the wrong direction due to the presence of dormers on either side. The pictures look like they are a sandwich laid on top of each other. They didn't leak until the rain was heavy enough to cause the leak.

    When I told the builder, the roofer suddenly could not to do the job. So I had to get someone else to do it who said the same thing about the installation of shingles. Now after sending a certified letter to the builder with pictures of the improperly laid shingles, and asking for reimbursement, they have ignored it for over a month and won't respond. More importantly, other people on the block have had the same issue with 2 getting new partial or complete roofs re-installed due to Corey Roofing's poor job, but during the warranty period. Others have had leaks around pipes or similar to mine, been told their leaks were due to poor installation. It is very sad.

    If I could give a separate review for sales it would be 5 stars. Christine ** in sales did an incredible job from the day we viewed the models until after we closed escrow. She kept us informed constantly of the buying/building process/progress of our home. Now for the negative. Things that were supposed to be fixed before our 2nd walkthrough were not. We were threatened by Mark ** that we would not close escrow on time if we didn't sign off. So we did. The next day when we closed escrow things were still not done. After a couple of days they were done.

    We have been in our home 3 months and it has been a nightmare trying to get items repaired. There is one person (above mentioned) who is in charge of all repair requests and walkthroughs, so you are screwed trying to get things done. He does not communicate well as to when things will be done. There is no one else to talk to. Everyone is closed mouth about who his boss. I don't know who he knew to get his job, but it must be somebody he personally knew. His lack of consideration and communication is huge. I mentioned this in my survey I completed for the builder and nothing has changed, big surprise!

    We just bought this new house from K Hovnanian Builders and only 7 month later I have several problems. This company claims they have the best warranty in the business however I would like to differ with that. The first few items that I have complained about I got nothing but lip service and all the blame is put on the contractor that installed it. I am very disappointed with the people that are with organization and who they represent. I am a very easy person to get along with but what came out of their mouth I felt embarrassed for them. I will never promote or refer anyone to this builder.

    I was pre-approved for a home in Windermere, Florida. This company later changed the conditions by sending me a conditional approval. I immediately voiced my concerns about meeting all of their conditions prior to closing but was told not to worry about it because there were several things that they could do to as the closing date approached to get the deal done. Instead a week before closing, they sent me a letter stating that I didn't meet the conditions and asked if I would sign a form forfeiting my deposit. I now have no home, my two small children have to change schools, and our savings has been stolen by K Hovnanian. Do not trust this company. I spoke to other builders and they said that they would never treat a home buyer like this, let alone a veteran. We are devastated.

    Spoke with Rob from K. Hovnanian. He stated he did not care if our neighborhood was getting burglarized and armed robberies were occurring. K. Hovnanian will not close the gates at the entrance because they are more concerned with revenue from unsold builder inventory homes than their residents. DO NOT BUY FROM THEM! Your family, pets, and belongings may all be stolen or harmed by armed robbers.

This is our second home here in Texas and even though the issues are small mostly paint and texture issues it's an act of God to get anyone out here the handle issues and do it right the FIRST TIME. I'm also a contractor and will never buy a home from this company again. You have 1 year from the move in date of your home to take care of building issues ext, they keep blowing you off until you lose it and take your issues to anyone that will listen.     K Hovnanian Builders are terrible!!! Once they have your money you are on your own. If you ever consider buying from this company you're crazy, and if you're crazy bring with you to your appointments an electrical contractor and a plumber as well as your own construction person because if something goes wrong in the ordering conversations you will lose. You have to be an expert in all fields to buy from K-Hov. You ask for something to be put in your home, you pay a handsome price and are told that it will work, then you find out it will not work and K Hovnanian Builders swears that their people say it will. Case in point: we had a medical spa put in our backyard, we were charged $510.00 for a dedicated outlet for the spa that the sales person and sub-division supervisor told us would work, we questioned them several times on this and they reassured us it was OK.

    When our electrical people came to hook up the Spa they would not do it because Spas need copper wiring and K Hovnanian wires their homes with Aluminum wiring. We spoke with 4 independent electrical contractors and they all said it needed to be copper wiring. So we were not only out $510 but had to put out another $1500 to correct the situation. K-Hov basically said "Too bad our way would work." Not so, would void the warranty on the Spa which we paid over $12,000. We also asked for a dedicated microwave outlet to be put in our pantry because the microwave over the stove we were going to take down to install a hood. They did not install the dedicated line as we asked and if we use the microwave, coffee maker and toaster at the same time the circuit breaker will blow. They insist that they put in what we asked for and they did not!

    This builder should be looked at very closely, and the FHA should get after them for false statements etc. This was supposed to be our last home in retirement and if I could afford to buy another home right now, I would put this on the market and get out! K-Hovnanian Builders makes a bad rap for other builders that care about their customers. This new home experience has been a nightmare and continues to be that. Beware of who you deal with!

    We bought our new home 2 years ago and noticed the upstairs bedroom door is stuck and can't open or close without pulling hard. We noticed a very large crack going all the way up stair step to the bedroom with the door sticking. We have called the warranty to get this looked at and they came out and took measurements that indicated it is heaving and then told us that it's our problem to fix and we would be seeing many more cracks due to settlement so basically they refused to help with any repairs and said it's our problem.

    We are very dissatisfied with our dream home now and don't know what to do at this point! This house would never sale with this going on and we don't know what to do now. Our insurance adjuster said the reason the house is doing this may be due to a busted water pipe underneath the house but there again it's our problem to hire a Plumber to get a test for this, wish we knew what to do now but we don't at this point so I'd say beware of K Hovnanian homes now.

    Well, for one there is a little paper that Khov gives to every home owner and puts it in your cabinets, and it states "we're dedicated to your satisfaction". There is also a check mark that's checked definitely yes☑️! That is completely false advertising! Khov has told me no more times than not. I do have to disclose that they did fix the cracked master bedroom ceiling, I think? To me, they just covered up the problem and inconvenienced my husband and I out of our bedroom for 8 days! We just so happened to have an extra queen bed on hand. Never once did they offer to put us up in accommodations. And my baseboards are not the correct height that we thought we were getting. I could go on and on... I just wished I had read these reviews before we bought. Lesson learned. If we ever move we will definitely NOT buy another Khov home!

    My wife and I were looking for a new home and we came across K Hovnanian Builders in the Houston area. After seeing the available model for the area, we fell in love with the Jupiter and it was at the right range for us. The sale representative was very friendly and helpful. She helped us choosing the right lots and gave us information to see the model home. After seeing the model home, we decided to go ahead with this house. During the build, we kept in touch with the sale representative and the build manager. Both of them are very friendly and kept us posted about the process. Toward the end of the construction, we were not happy with the craftsmanship on the bricks around the house and we brought our concern to both the sale representative and the build manager.

    After a few emails, the build manager acknowledge that the bricks need to be fix and promised to take care of that. When we received notice about the closing date, we told the sale rep that we would not close if the brick were not fixed and refuse to sign the paperwork. The closing date was getting closed and nothing was done. On the first walkthrough, we repeat our request to have the brick fixed before the final walkthrough.

    The nightmare started on the final walkthrough. We again expressed our disappointment about the brick that had not fix and we got another promise that it would be fix by the time we do the closing. We refuse to sign the final walkthrough paperwork. The sale representative started to blame on us for creating hassle for them and then she brought in a couple more people from the company trying to say that everything look good already. She also threaten us that we would lose the house and the deposit if we did not close on time. We told her that we did not agree with the closing date and we did not sign the paper so she could not held us accountable for that. She also threaten us that they will put the house back on the market if we were not sign the paper.

    On the date of closing, the builder was still working on the brick and they said that they have to wait for the brick to dry before finishing the next step. We had a realtor working for us but she was not much help. We were really mad and almost giving up the house by canceling the closing appointment. My wife love the house very much and it is the first one that we were buying together so she told me that she wanted it even though she was not completely happy with it. We finally signed the closing paperwork on that date and the builder never went back to finish the job. From talking to our neighbor, we learned that the build did put the available sign at our house on the date we closed the house.

    So far, the closing date was the only disappointment that we had with the house. The quality of the house is good and most of the craftsmanship were great. There were a few minor issue after we move in but they were taking care of by the service provided by the builder. My wife and I are happy with our decision on buying this house but we could not forget that eventful closing date. We hope that no one will have to go through the same issue that we did a year ago.

    Words cannot even express what an AMAZING experience I had with Carla and Scott with K Hovnanian. It all started with meeting Carla at the sales office. She was friendly funny and professional. She answered all of my questions plus some!! She was not pushy and really helped me decide what house would work best for me. Once the house was begging to be built I had my walk through with Scott **. Instantly we clicked! He taught me so much about the home! Not just all the "pretty" stuff but about all the amazing things behind the walls, and how things work.

    Fast forward to now me having the keys and moved in. Scott has still been there for me with everything! He seriously went above and beyond to make my house so perfect, honestly I could cry! Carla still texts me to make sure I am loving anything, and reminds me she is always there. I have purchased a house before, but nothing compares to this experience. I am so happy I got the pleasure of having Carla help me pick the right house, and Scott to make it absolutely perfect!!!

    From the start, we were lied to. We were told we were getting 'lake front' property. The sales office shows our house with a lake. Yet, after putting down $15000 for a 'premium' lot, I looked at the appraisal district and there isn't a lake on our property. It barely skims the corner of the lot and there is a pier that goes nowhere on the back of our 'lake front' property. So, told the sales rep Deborah that their map is misleading. The construction manager, David, did not know what he was doing. Truly inexperienced by no fault of his own. In a job that he was not qualified to be at. He was totally confused most of the time and was not even present to check out the workers.

    They used a different shade of shingle on the back of the house than the rest of the house. He didn't even catch it! My husband caught it! After that, David disappears with one month left to finish the house. Another construction manager shows up who lives an hour and a half (WITHOUT TRAFFIC) to be the new construction manager. By reading past posts, it seems like a regular occurrence to switch construction managers right before the house is finished. That way nobody is accountable. We close on Tuesday July 18th and am really regretting not getting an inspection. My gut feeling says get the inspection: KHOV, realtor, husband all say no.

    From the day we purchased the home we were lied to. Not only were we told that the original person who was to buy the home backed out because "she" could not sell her home but that a patio would be easy to come by (can't find a contractor to come to the site to build a patio and NONE here just a sloping "yard"). The blinds person never returned my calls. I asked for changes and was willing to pay - NO. Everything was a NO. The building "supervisor" and his side kick made us come X2 to sign for items we had not chosen nor even wanted. This took time from work and a miserable drive each time.

    We moved into the house the day we closed on our house and they "did us a favor" by allowing us to move in just prior to our closing on the home. The oven broke 3 weeks into our moving in and NOT their problem. Call GE. GE service will take 2 weeks to come to fix it. The laminate flooring is defective and they sent me 2 Mexican workers who don't speak English. Their handyman finally came by and now there is a hole in my floor as he decided it was the concrete slab. It was NOT as he clearly can't read a level. So now have a hole in my floor, a range that does not work and who knows what is next to go. The dishwasher leaks and falls out each time we open it - again No Hovnanian's problem.

    I am the only one in this complex that has this model! The refrigerator top drawer of the freezer sticks and is made of such cheap plastic each time we have to lift it out and try to get it back on the tracks. I was "given" a washer and dryer as an incentive. Has anyone ever had a dryer without a "delicate" cycle? The air conditioning duct work is defective (their installer came and wrote it on the work order). Handyman came back with the "supervisor" who is NOT in the installers department? Nope, it meets minimum requirements. Put up window film at MY expense. The house went uncared for a year and it shows. To top it off I got a letter 3 weeks into living in this nightmare from their home office telling me that my warranty was now void since I had lived in the house over a year and no work orders will be filled.

    I closed May 11 of THIS year. When I called I was told another letter was on the way to compensate for this letter. NO apology either verbally or in the next letter. My concrete is separating from the front porch and the stamping on the foundation is uneven and some stamped and some not. I asked that it be fixed. Several days I am told the concrete man is coming. Still nothing. From the day we came for the first "inspection" we were told to give "10's" on the survey as their bonuses are dependent upon customer answers to these surveys.

    You must earn the 10 and so far my numbers are between 0 and 5 at the best. We sent the survey in and the workers here are most upset so nothing has gotten done. We were told to have the roof checked yearly or they would not guarantee it. Since no one lived in the house for a year and it sat vacant I asked the "super" if they would have it inspected. Here we are 6 weeks later and yet no roof inspection.

    SO many other problems here but hopefully the next time I write K Hovnanian will show some compassion for their customers and at least address some of the most valid issues we have. I am guessing each area has a different "team" and, unfortunately, the Chantilly team is certainly substandard. Like someone else said - when you see the name K Hovnanian RUN. Do not walk. The price point may look enticing but better to pay more for a quality product or, at the very least, a company who addresses your problems and doesn't blame it's subs. As a side note - we have now become the 5:30 pm recipient of handyman calls where he comes in to say he can't do anything about the problem and I should watch what I write or say as one hand watches the other. As of today I refuse to be the call on the way out and I will not be answering the door. Treat me as a valued customer and I will most certainly revise my comments.

    I would never recommend this builder ever. Less of 2 months into my new house, we found a major leak in kitchen area from my master bath. It was very poorly done. They finally fixed it. I had water leaks 3 times from air vent in master bath. They come and say it's flapper design issue and there isn't much they can do and it can happen again and again. Well, that's not at all comforting. After paying half of million to these guys, it made me think. Is this how they have built their brand? Is this how they take care of their homeowners? To all folks there who are willing or in the process of buying home from this builder, it's not worth it. I feel they are here to make cheap quality houses and make money in the process. If these are the issues I see in first couple of years, you can imagine their durability.

    We are approaching the one year anniversary of the purchase of our new KHov home in Mundelein, IL. The ranch style home we purchased is a great size for downsizing from a two-story four-bedroom home. From starting the buying process to the final signature at closing, the team of sales reps were professional, thoughtful, considerate and very informative. They were in our corner every step of the way; especially when there were a few hiccups in the proceedings. Over the past ten months the construction manager and his team have been quick to return our calls, help fix minor issues, and answer our questions. The warranty office did send someone to fix a minor problem, but we had to wait until Monday when workers were available. Understandable. Repairs were made quickly and efficiently. We are happy with our KHov home, Mundelein Community and Lake County services.

    We closed on our home in Irving, Texas in March last year and moved into the new KHov home in early May 2016. There were issues faced during the sale and closing process but not major. However, we have been disappointed by the level of their service when it comes to fixing the deficiencies within 1st year. Their warranty team's default answer to majority of items is that it is not covered under the warranty and owner should be responsible. When we moved in last year, we smell a weird odor in the master bedroom. We called and notified the KHov service team. They sent a plumber who thought it was not sewage related but could not guess what that was. We were told by KHov to call pest control company. We did at our own expenses. The guy came, went around and into the attic and said he did not see any signs of rodents etc.

    Since then we called them on multiple times, but KHov says it is not under warranty. My question to them, which they failed to answer was: the odor has been there since you sold us the house (meaning whatever is the source is because of you), you have not been able to determine what the source of smell is, and that you are telling the customer that he is responsible whose life you have made miserable as we are unable to use the bedroom because of the odor. So, I finally spoke to their supervisor recently, Joseph who once again rejected my request. When I asked him his Director's name so I could make my case to him, Joseph informed that it is not their policy that Director speak to customers! Very disappointing!!

    No complaints about my K Hov home. The only thing I do have a complaint about is the privacy fence. It was obviously done very quickly, very **, half assed, and if I compare it to my neighbor's privacy fence it is obvious that it was done by a diff fence company who uses much better quality wood with wider planks. I will be filing a grievance. And if that doesn't go through then I guess me and my husband will be paying out-of-pocket to build our own fence planks by plank, with much better wood and a whole lot better quality. Besides that I have zero complaints about my home.

    We decided to look at ranch homes in the Mundelein area, and our son and daughter in law suggested the K Hovnanian homes on Midlothian. Everything that happened from that moment was very positive. We love our new home, and enjoyed working with the sales and building team from day one. The KHov sales team even helped to organize a neighbor's meet and greet. We are in our home since July 2016, and whenever there is an issue, we the answers we need or the help we need. The neighborhood is great, all age ranges, and there is a park within walking distance that we take our grandkids to, and shopping is close. We just love love love our house. Thanks KHov!

    We made the mistake of buying in a Hovnanian community ten years ago. It's been a ten year nightmare. Even today, they came through our established community and chopped down perfectly healthy and beautiful shade trees. For no reason. They apparently want the "old" people and their grandchildren not to have any shaded areas. The trees they were supposed to replace years ago never happened. THIS IS NOT AN ENVIRONMENTALLY FRIENDLY COMPANY. Plus, we had major warranty problems. The roofs have leaked in half of the homes. The construction is terrible. Just try to reach a K Hovnanian representative! Ha! Good luck. Save yourself YEARS of headaches and buy somewhere else.

    If you are considering using this builder my advice is to RUN not walk away from this company. In 2016 we spent many hours with this company to choose a plan, pick interiors and start a build on our lot. Their base pricing on the homes is very low but beware! EVERYTHING we wanted to change/add became a very expensive upgrade. You want almond light switches instead of white... UPGRADE! You want a kitchen that's not cheap garbage... UPGRADE!! You want flooring other than cheap sheet vinyl... UPGRADE!! You want a drain in your garage floor. $380.00. A plug for your microwave over the stove. $155.00

    The UPGRADE racket never ends. Upgrade charges are totally ridiculous, truly ripping off the customer. Their charge to add a pocket door was 14 times higher than we were charged by a second builder we finally went with. Be prepared to do all the legwork with your permits, utilities and lot preparation. It's all on you and they offer no support.

    We had to give a $50,000+ down payment before they would start the dig. Then they brought in an Unlicensed Excavator to start the dig. When I brought this to their attention they just blew if off and didn't even check into the matter. After the dig started they began telling us there were serious issues with the lot, even though there were 50 some other houses all around that have been standing for 15-20 years with no problems. They wanted an additional $50,000 or more (they wouldn't give a firm number until they began additional work) to do extra foundation work. In other words, "you people need to open your pocketbooks to us so we can rob you further!"

    When we said we couldn't afford that extra money but after calling in a soil engineer and coming up with a less expensive option, they refused that option and terminated our agreement because we wouldn't go the $50,000+ option. Now it gets even better. They terminated the contract but won't refund our $50,000 deposit. They want to keep $12,000 for salesman commissions, digging 3 little holes with an unlicensed contractor, upgrades they said they already ordered and even $800 for silt fence which costs $20 at Home Depot.

    We even hired an attorney who did us no good. Remember they have their high powered attorneys working day and night to rip you off, so exhausted and emotionally drained, we finally ended this nightmare by agreeing to a $7000.00 settlement with them. Only then did we get the rest of our money back. So after 5 weeks, countless sleepless nights, many tears and being physically ill we were able to be done with Hovnanian Builders. We are probably lucky in that reading other reviews here their work can be very shoddy. So expensive lesson learned... RUN away while you can.

    My husband and I went into Embrey Mill looking for a place to call home, close to work. We came across an Advertisement on Re/Max Gateway stating this particular K. Hov house was for sale, and to "Join us for our President's Day Sale, Feb 11th & 12th and learn about our Pick 3 Options for FREE Incentive! Hurry in, this incentive ends Feb 20th!" Eager, we made an appointment the next day to see this house. It was simple but it was in the right location. So we asked the sales manager Susan, "If we put in an offer on this house, what are our options for the incentives. EX: None of the upstairs rooms had lights (prewired but no lights), the basement was not finished, every room was carpeted, the kitchen looked like it was missing cabinets. So if we could get this house for $435K and knock out 3 items of this punch-list, if would be worth the investment."

    Susan: "Ma'am, it's $10K worth of incentives, but instead, we already took the $10K off the list price." Me: confused "...what?" (Re/Max AD): Date created: 11/10/16 $435,165 List price: 11/10/16 $435,165. Me: "There is no record stating there is a $10K reduction in price, or a slash in the website, or a date changed since the day it was listed back in Nov 2016." Susan: "That's because we decided to put the $10k price drop in when we listed it." Me: "That means you listed it for $435,165. There is no record of a price reduction."

    Susan then proceeded to tell me that the Ad, was an 'Old Ad' and did not apply. (Today is Feb 6th) President's Day is in 2 weeks. Then Susan told me there was a disclosure that covered their end. I proceeded to then screen shot every ad I saw, with every fine print detail; there was no disclosure. Then Susan told me their Ad did not apply to spec homes. The house was not a spec home, it was a contract where financing fell through. Later she told me there was 'no incentive'. With every excuse in the book out there, after also questioning where I saw the 'so-called' Ad, I asked to speak with someone above her. She told me someone would call me the next day. Right After, I screen shot 5 different websites and close-ups of fine print with All the same Ad. (EX: Re/Max, Long & Foster, Realtor, Redfin...) She also mentioned Re/Max Gateway was the agency they listed with. (So my websites were spot on.)

    The next day 2/5/2017 12:35 pm the website was amended. Disclosures were added. "Listing updated" 2/5/2017 6:41 PM. I also received a phone call from the region sales rep the next day, that repeated to be disrespected and avoided to acknowledge the 'False Advertisement' or the 'Bait and Switch' tactic used. The Region Sales Rep then proceeded to tell me, "We all make mistakes." Me: "Yes, but I would still like you to honor your advertisement."

    In circles we went with most of the same excuses and a few new ones, and they are still trying to have me at a halt, so they don't send me up to the next manager. The Region Sales Rep did say she understood where I was coming from, and every excuse she threw out, was one that could be backed up by a screenshot. Long story short, if they lie about something as simple as an Ad to get the sale started, I would hate to find out what else they're hiding. Screenshots below. K.Hov Stafford, VA is not where I would want to call 'home'. The false advertising in this neighborhood needs to stop.

    Updated on 12/04/2018: Before you sign the paperwork, get all the details. I'm saying, because I have the house all upgraded. But KHov fails. No water pressure, the answer was the pipe is very small to conserved water consumption, to the point that you have two plumber came twice to unclog the drain. It's either there's not enough water to flush or the pipe installed is too small.

    The toilet needs to be flush twice and it takes forever to wash big pots by hand. The screws on the wall are starting to pop out again. Which they fixed twice already. They make a big mess in the house while fixing and repaint. Paint did not match and lots of bumps on the ceiling. Things will start to break down more after 1 year and 2 days. Out of luck, warranty is over. Good luck to all of you out there.

    Original review: Not all you read from the reviews are necessary true. We gave K Hov a benefit of the doubt in spite of bad reviews. So our journey begins. We are approved 25% down for a conventional loan, using K Hov in house financing with 25,000.00 incentive, by using their very own. Very exciting. Next step, went to design center, and wasted our time due to an inexperience design person. She did not show all the options. So, we have to change our design person and finally pick what we like. As months go by, we are getting excited and told K Hov that instead of putting down 25% we will put down 300,000.00. Two weeks before closing, we got an email from K Hov that the mortgage company is switching us from conventional loan to FHA loan, due to me, switching job. My point is we signed an agreement, as conventional loan not FHA loan.

    I think K Hov switched us to FHA loan, so if we did not agree, we are in default and they can keep our 10,000.00 earnest money. If there's no way out, and agree with FHA loan, K Hov will make money out of us, thru the premium, pmi and escrow. Also in addition, we had a walk through, the whole house needs repair and tons of patch job. We went again for a final walk through, still not acceptable and they are still ordering parts. The paint job is horrible. You can see, where the wall meets the ceiling, it's not a straight line. The back splash under the cabinet is empty about 3/4 of an inch, because the builder said if they cut the tile to fill the gap, it will break. So, I suggested that Home Depot or tile center has a glass edging similar to that, but instead, the builder put a section, about 11 inch long stainless steel rod, all the way under the cabinet. It looks likes a patch job to me, for the sake of covering the gaps.

    Okay, let's go to the master bath. We have double sink and of course we have 2 vanity lights. The lights are not even leveled. The contractor said he will it have it fix. When we checked it's crooked. He said maybe the cleaning crew, bump it. So, I asked him, "Will I be straightening the fixture every time I dust too?" What I'm saying is, this is not my first, my second, third house and etc... We are buying a new house not a existing house. There should be quality control according to their presentation but K Hov builders is a failure... I would not recommend K Hov to anybody.

    K Hovnanian is not trustworthy and poor builder. I live in a K Hov's luxury home K-Line neighborhood and closed on my home on 10/2013. I noticed a water spot in my garage ceiling about 10 months ago and I was told that it was "condensation" by the warranty manager. Now, I have a big leak into my garage from the ceiling. The leakage is either from the roof or the drainage pipes that drained my flat roof. The entire roof over the garage drains into 1 pipe with an overflow pipe (poor architecture and engineering design).

    I called the warranty department and they told me that it was over the warrantied period of 2 yrs. and that I was on my own. I believe that this leakage is from poor workmanship either from the roofers or plumbers who installed the drainage pipes. The Bosch refrigerators they put into the homes have had issues with the icemaker. Numerous homes in the neighborhood had problems. The other owners got fed up and bought new fridges. I was persistent enough after 1 yr and they finally changed it out. Voila, ice!!! If these are their luxury K-Line Homes then I would be afraid what their regular homes would be like.

    My husband and I had recently looked and almost signed for a new construction in Norton Lake, IL. We had gone through everything with the sales associate and put down the refundable $5000 check to hold our lot for 5 days. Our house had been discounted significantly due to incentives including using the K Hovnanian mortgage company (discount of $65,000). I thought something seemed fishy then, but just left it alone.

    After we handed our check to the sales agent, she offhandedly told us that there was a couple that had just put down money to hold a standard lot, but that they said they might change their mind and want the walkout premium lot (the one we had just reserved). My husband and I thought we were really lucky that we got the lot when we did.

    After we applied for their mortgage company, we got a call back stating we didn't qualify. We were shocked. We were putting 300,000 down on a 515,000 house. We called back, asking if we put 400,000 down, could we get the loan. The lady said "yes, but you'll have to get an FHA loan." What?? For a house that's getting 80% down upfront??! We think we weren't a desirable mortgage candidate because they wouldn't make a ton of interest money off of us since we were putting so much down up-front, and using THEIR mortgage company.

    Then, my husband called and asked if we could get the contractual agreement ahead of time so our lawyer could look at it before we signed it. The sales rep told us that our lawyer couldn't look at it until after we signed it. What?? Then what's the point? Finally, the final and third strike was when the sales rep called back saying there was a custom home builder interested in buying our lot from K Hov that we had reserved. The agent said she could send a realtor to our current house to see what we were going to list it at and if it listed for enough, then K Hov would continue with the sale with us, but if our current house wasn't worth enough they were going to cancel our reserved lot.

    That story seemed very very shady since the whole mortgage and lawyer thing happened earlier that exact same day. We think that whole story was a sham, and they were trying to discourage us from continuing, since they wouldn't make as much money off of us versus another customer with a higher mortgage loan. I personally think the couple that thought they might want the walkout basement earlier, came back and expressed interest in it after we reserved it. K Hov probably determined they'd make more off of them than us. Three strikes. They're out. We're picking up our check tomorrow. Good riddance.

    A home is the most important purchase of our life, and working with this company my family has had the most unpleasant experience we could possibly ask for. There is almost no communication or quality control with the builder and we were forced to visit our home daily. The super that was given to us had very little or non new home construction experience and had no notes in meetings nor rarely completed corrections from subs mistakes. We found a lack of budget control and transparency and a lack of attention to detail as well as making this the most painful experience of our life as well as continued quality control issues. We still don't have our Certificate of Occupancy. As well as dirty and mold on antique beams.

    Problems with home: Cracked tile, uneven foundation, drywall deteriorates, flat paint in bathrooms, exterior stucco cracking and falling off, cheap exterior paint, electrical outlets cheap, small kitchen sink, kitchen cabinets shallow, bathroom sinks poor quality as well as faucets throughout house, garage is hot, cheap A/C system, poor insulation, cheap windows, can hear neighbors talking with windows closed, sliding glass doors poor quality, ripped homeowners off by underestimating HOA fees and then raised the fees twice in a short period, poor management company, concrete driveways poor, tile not sealed, GE appliances junk, poor excuses and lies with faulty construction, and the list goes on and on. Run away from these crooks.

    Comparing with people who went through the agonies of both the processes of buying house from K Hovnanian and actual moving in, feeling awful afterwards, I was a luckier one. I only suffered from the buying process. In September 2016, I sold my home with escrow close date early in October. My wife and I drove 2 hours to one of the sales offices of K Hovnanian home in Sacramento, we came across with a sales agent named John. After about 10 minutes talk in his office, John asked if I had a buyers agent, I said yes. All by sudden he stood up and dynamically pointed to the office window, saying: "look, the buyers agent has to be with buyer at the first time office visit." His quick move and tone really surprised me. I asked him who would be my buyers agent if I didn't have one, he said it would be him.

    I told him that I was interested in a house listed on the offices flyer, he immediately rejected my request and saying that because he was new to the office he did not know how to do it. I asked: "is it difficult to add me to the list? I'll give the deposit." Suddenly again, he said: "how do I know you are not here to set me up?" I felt totally at loss and was speechless at that moment, so we left his office. I really don't understand at all why John felt offended. Quite a few of my friends who did their homework on the internet and visit the sales office first, and then have their buyers agents started the buying process.

    We went to another K Hovnanian office later on, and found a Quick Move-in house, which as the office flyer indicates, would be ready for me to move in in the middle of the October, just a week after my escrow end date. This time I happened to talk with a sales agent Vickie. Who seemed to be a nice, fast talking lady, but it turned out that I was wrong about the company once again and I was left with awful experience. Vickie has an atmosphere of being patronizing, she claimed that she would do bargain for me on the house price that she wrote on paper and showed to me, which really surprised me, because the office flyer shows that the current price was much less expensive. So I argued and she withdrew.

    When she was showing the model home, she pointed to the items here and there, such as the upgraded handles, saying that quite a few upgrading were due to her personal requests and would be no charge to the buyer. Later on, I got to know that all those upgraded items were included in the deal that the company offered. Buyer of the house would not have normal options, all the basic features were predetermined or buyer has to pay extra fees. For example, buyer has to pay $3000 for the change of the kitchen cabinets color. The company also offered ten thousand dollars off from the basic price. During conversations, Vickie's fast talking sounded like she was reciting the pre-prepared texts, unless I repeated my questions, I would not get my question answered.

    Even though I saw the obvious reasons as why the company was offering such a deal, considering my senior age and the extra expenses in the waiting period, I decided to take this quick move-in offer over other houses for which I would have to wait for quite a few months until the move-in day. Since I would be a cash payer, Vickie explained that the cash payers would have to deposit 10% of the price which was around 5 times as much as a loan borrower, but she promised she would personally talk with the company into accepting me as a loan borrower. This made me a sort of thankful to her that time. As she asked, I submitted the contract signed between me as the seller of my house and the buyer, plus my bank account savings.

    At signing the contract, Vickie applied the discount and put the calculated price in the contract for me to sign. I signed accordingly however, a minute later, I accidentally saw across the table the actual price showing on her computer system, I asked for the reason as why the calculation base was in such a difference, which ended up for me to pay much more. This time she insisted in the one she wrote on the paper. I don't think anyone would do differently in my situation but to give in as I did. I really don't understand why she could have such a power over the company's documents.

    Now, the contract was signed, and it seems the most urgent issue for the home moving was resolved and we could focus on packing up and ordering the furniture delivery service. However, the scheduled move-in date was first postponed from the middle of October to the end of the month. Nevertheless, this two weeks delay was somewhat bearable to me. We tried to book a cruise trip, so we could find the temporary home on the boat. But the problem kept going, in her later update email, Vickie indicated that the move-in date was further delayed to somewhere in November. Above all, no date in November was specified. This really created big distress to us in financial, physical and mental aspects.

    As a senior couple we really couldn't figure out how to handle the change. I asked if the company could help us in any ways, i.e. give us some financial compensation, to relieve a bit of our tough situation. I only got the accusation of being default in the 10% cash deposit, despite of the fact I already gave a check of $7000, as the loan borrower should do, and the check was already cashed by the company. The only explanation received from her was that the construction company lacked of the workers. After the evaluation of my situation, I responded to her that I would like to cancel the deal.

    The company represented by Vickie infinitely postponed the move-in date, and no compensation provided, this actually shifted their problems to me as a consumer. The company shows no work ethics or morality to consumers. Fortunately I got the $7000 back in 3 weeks. This is why I said I am a kind luckier one. I wished I had checked this website first and seen so many buyers are complaining before all these ugly things happened to me. I will be happy to see if anyone would escalate these cases to the perspective of law.

    I should have listened to the people on Consumer Affairs. Do not go for the 50' K Hovnanian/Brighton homes in silver ranch subdivision, Katy, TX. Their construction quality is 2nd suckiest to none. They hire construction managers who are not even fit to be in a construction site. Run with your money. Do not fall for what their sales people say. Awful awful awful. They forgot to complete the brick work on my walls for god sakes. The construction bitches about his wife while we were doing our walks in the property. I suggest everyone to stay away from K Hovnanian. Let them rot. I don't have any grudge against them personally, but why would someone run a business like that. I wish I could name people.

    The construction workers will scratch, dent and desecrate your bathtubs and toilet bowls. The construction manager will always say the issues have been resolved, but they will not be. They lie to your face. Hard working brothers and sisters, do not go for this **. Not at all worth your money. I am going to regret my decision all my life unfortunately. You still have time. Oh! And they hire illegal immigrants to work on these properties, so go figure!!

    We bought the new house from them and the floor is in really bad shape. I asked the repair guy from their company to do the repairing, every time they just told us that they will do the job, just keep saying a lot of good but never really do anything for almost half a year! E.g., we need some extra wood to do the job, they always tell you the wood has already arrived and only need a couple of days to ship to your house, but it never come. When I talk with them, they will simply say another two or three days, they already kept lying to me for almost half a year. One of the building manager agree to us to reimburse some payment that we did by ourselves, but after a couple of days, he just disappears, never answer the phone and email. I know he still work in the company, but just try to avoid talking with us. We still haven't get our reimbursement back.

    I can't believe these people are still in business. We bought our lovely brand new home (LOL) in 2001. They actually carpeted over a big hole in the subfloor in our living room. You could see the ground when they pulled the carpet up! Then the supervisor made a joke about a gold bracelet on the ground, which there was not. My husband had just retired from the Army, and his new job brought us here. We never heard of this company since we were new in the area. Months later we noticed floor in the kitchen was sinking in the middle. The cabinets were leaning towards the center. A guy came out and jacked the floor up 3/4 ". For any construction worker, you know this is way too much and would jack up the cabinets in the kitchen. Which it did. And, they refused to fix what they broke.

    We also had a wall that was bowed beyond limits. The supervisor came out to fix it. He opened the wall, cut through the 2 by 4 and didn't realize the hot and cold lines were on both sides of the wood. Therefore, it created a major flood on our bottom floor. He called in a code RED. You don't want to know what that means! Unfortunately, we still live here. I seriously believe that there is no insulation within the outer walls. I am too scared to know the truth. Not sure what it would cost to open it open to find out.

    We bought a new home in Georgia and never had any problems whatsoever. I was told by one of their employees, "I guess this house makes up for it". That was referring to since we didn't have any problems on our new home in Georgia, this is what we get. UNREAL. To say the least, I kicked him out of my house. NO KIDDING! Plus, he was here to fix something. You really can't make this stuff up. There is so much more going on with this house, I don't know what to say, but beware. PLEASE DON'T EVER BUY A HOME FROM THESE!!! YOU WOULDN'T BELIEVE THE NIGHTMARE! THEY HAVE QUITE A BIT OF HISTORY IN NC! Unfortunately, we found out too late. We had only been in NC for 3 months. Don't let it happen to you. RUN! I wish we had the technology in 2001, that we do today.

    I closed on my home in January of 2012. Just shortly after moving in I had several problems with things with the home. The first is the master bedroom toilet will overflow when flushed. I contacted the property manager's office and was told to contact the plumber that they had suggested and they informed that I would have to pay the plumber. It turned out that the builders had left pieces of shipping crate in the toilet in the sewer line. I was not charged for the work. On my first year anniversary in my new home I decided to get an outside property Inspector to inspect my home. I had many items that was in need of repair. The main one is the Walls (interior & exterior). The walls are observed visually for Structural performance and water penetration.

    Crack corners and wider than normal separations between the Hardie was observed on the left, right and rear side of the house; repair needed. The construction manager sent someone over and they installed caulking between the oversize gap in the hardie board, now the cracked and separated hardie boards are all over my home and the K Hovnanian warranty manager informed me that this is now out of my 2 year warranty, yet this was reported in my first years and they did a poor job by filling the gap in the boards with caulking.

    The large crack are all over my home. The boards are cracked in many placed and the manager is telling me that caulking is needed. The property inspector wrote in his report that this should be replaced due the installation was not correctly installed (wider than normal separation between Hardie). I will not accept their decision not to repair this item, stating that the 2 year warranty has expired. They did a poor and wrong job from the start.

    If you are looking for the most unpleasant experience you could possibly ask for, K Hovnanian is the builder for you. Thankfully, I was able to get out before they actually built anything for me; however, it was at a cost of over $6000. I suppose that is completely understandable as I was afforded the opportunity to choose the finishes for the home; a process that took all of a couple hours.

    I can only describe their sales staff as incompetent. I had to wait for days for responses to simple questions several times. I'm not a home builder, but I do come from a family that has construction experience which was an issue when I was able to ask intelligent questions. Each one was met by a blank stare from both my original salesperson (which I had to basically fire) and the sales manager (which was their replacement for the original salesperson).

    I made my specifications quite clear, to the letter in fact as I had to communicate through email with them in order to make sure that everything was documented throughout the process. When it came time to review the final plans for the project, there were several items that were not addressed, or "carry an additional fee". These were changes that were discussed throughout the process, were quoted (incorrectly I'd come to find out) and then omitted from the plans. I could go on and on about the reasons not to deal with this company but I will leave you with the following: My story above which luckily led me away from this builder albeit at my expense.

    An co-worker used K Hovnanian. Her home was completed almost 8 months ago and her punchlist (which they say will be handled within 30 days of closing) is still outstanding and no one at K Hovnanian will return her calls. Another co-worker recently began working with this company despite our advice. Once he got into the process, he too found them to be cheats. On his initial visit, he explained that he would not be breaking ground before spring to avoid additional costs associated with heating the home (which you must do yourself) nor did he want concrete work to take place during the winter months. They told him "no problem, just pay the $500 deposit and we can schedule accordingly."

    Once he paid the deposit, to lock in the "Special Pricing" (something we all three had in common with the mind you) K Hovnanian explained that he would need to begin work this year or lose the special pricing and $500 deposit. These people are despicable. Save yourself the headache and go to another builder. Building a new home should be joyful experience. Not the case with K Hovnanian.

    I am now a new owner of a KHOV home in Newark, CA at Cedar Lane. I did not research this builder and I’m regretting it every day I live in my new home. And in my opinion the home is dangerous... At the top of the staircase is the location of the washer and dryer. There is a small landing about 10 feet wide and 4 feet deep between the stairs and washer and dryer. Your back is to the stairs when doing laundry. If one is not mindful of the danger, they may fall backwards down the stairs and break their neck. Sadly, there is a chance someone at this development will be hurt by this "unknowingly" designed in danger. See the "Willow" home layout on their website.

    I also have a long list of open issues with my new home and a could-care-less attitude from the people on-site building the rest of the development. It seems like every day, I open a cabinet door or look at ceiling vent or a wall plate to unveil another case of poor quality work and shortcuts to save themselves time during the build. Let's keep in mind this is an $800,000 home.

    If you are considering buying a KHOV home, do your homework, read the reviews on this site and others. Know what you are getting yourself into. I wish I had found this site before I walked into their model homes. FYI, I did not use my real name when I signed onto this site.     REALTORS, CONSUMERS, EVERYONE PLEASE BEWARE OF K HOVNANIAN BUILDERS! This is the worst Builder ever!! In all my 20+ years in the industry, I have never experienced such "mafia style" treatment of buyers. First, they try to push everyone to use their lender and their title company. If you do not, then the experience becomes very unprofessional. All along, you are constantly being told... "That's why it's better to use our lender and our title company". Well, when we didn't use their people, they literally tried to sabotage the whole experience, down to not wanting to give the buyers their keys after the file had closed! These people are horrible to do business with. I never ever want to work with them again. This was a very unpleasant experience for my 1st time home buyer, thanks to K Hovnanian Builders! Please people don't do it, you will regret it!

    HUGE punch list of items at closing. They did not want to fix. Inflated price that would not appraise. Improper installation of toilet flanges caused sewage leaks. PVC plumbing left in sewage line caused back up in basement that needed remediation first 30 days of moving in. Walls not straight. Wood stairs (paid extra) not properly installed. HUGE drainage issues with yard and around foundation that is sinking and has sinkholes. Would not suggest as a builder. You must be extremely diligent BEFORE closing to check everything is fixed BEFORE closing! Bad appliance offering, all broke! SHODDY workmanship everywhere.

    I can't write as I am so pissed and confused why KHOV provides such a crappy product and consumer satisfaction rated zero on their list. I can't understand why KHOV Corporate stands behind their people who are basically robbing homeowners. Let me see if I can let the pictures speak to our home buying process with KHOV.

    Summary of issues: Delayed closing 3 times... The last time 2 days before closing no ground electric going to the home but they have a certificate of occupancy... How's that right... If the closing was neglected due to no electricity meaning no a.c., nor way to cook, etc. Home was not moved in ready... Nor did it look anywhere close to the model that sold us on buying a KHOV home. Walk through one day before closing. Not enough time if any issues were discovered to be resolved before closing. Sales managers, construction managers, and their division president lies to consumers' face... Unmet promises and shoddy/crappy workmanship. House smells like rotten eggs.

    Standing home looking into garage with lights off, lighting from outside still visible with doors closed. Painting inside and out looks like a nonprofessional did the painting. Uneven windows, window seals, and closet doors; paint messy, grouting messy. Paint on framing of windows, window seals. Front door red with white streaks from window frame painting. Some doors and closets painted and some not and throughout the doors' locking/close devices show sawdust/wood shavings which hinder locking in some cases. Master bathtub not sealed.

    Baseboards, door frames and walls look like someone already lived in home before we moved in. Check inside our closets the backsides were not painted properly. Rusty brackets on closets doors hinges... misaligned. Baseboard gaps, cracks in wood, again painting issues or the lack thereof. Door devices, handles, window frames shower tiles. Front porch crazy with heap of concrete missing. Power bath no toilet paper holder/rack nor towel rack. Water not hot enough. Construction manager said, "It feels warm to him..." What does his feeling got to do with us living in home? I have listed at least some of our problems... Future buyers beware.

    I bought a home from K Hovnanian almost two years ago and I'm still trying to get them to fix issues. They do not answer calls. Constantly change out foremen supervisors and use scab workers as subcontractors who have NO pride in workmanship. I have had every issue imaginable and they make me feel like I'm being a pain wanting to get my home fixed and what I paid for.

    My major issues now are, I have paint overspray on my wife's car and they won't have it cleaned. My carpet that I paid almost 3000 dollars for an upgrade on is complete crap. Seams are showing, threads coming out, and shows 10 years worth of wear in less than two years. My roof has recently had a leak due to a cheap attic vent installed and it looks like the opening was cut out with an axe. They tell me it's not warrantable and I need to have it fixed myself? In less than two years? The glass of my stove fell out and I tried to have a repairman come to fix it through GE only to find out that no GE appliances can be serviced in my area. This is what the home builders are putting in everyone's kitchens. Good luck getting them fixed under warranty.

    Anyway, there are too many problems to mention here and I have had almost all of them I've seen in reviews plus many many more. I suggest you buy your home from someone else. I will never refer anyone to this company as long as I live and I'll be happy to talk anyone out of buying from them. Run away while you can. Save your money for your dream home. You won't get it from K Hovnanian Homes.

    We bought a house from K Hovnanian Homes a year ago in Houston, Texas and we have had several problems that were being addressed over the year. A lot of these problems were repeat issues. After nine months, we submitted a comprehensive list of issues to the management and only received a response from the company three months later. Some of the issues were addressed and we were told that the balance of the issues had to be fixed at our cost. We find this totally unacceptable and will be seeking legal assistance to resolve this matter.

    The houses at K. Hovnanian's Four Seasons 55 plus senior community are priced well, but there are all the hidden cost in buying a home in this development and it makes it very expensive. The sales office is not completely honest with the hidden cost until you start signing the 3 hour page after page contract which you couldn't possibly read while signing but they do give you a 3-day right to cancel so you can take it home and review it. Upon doing this, I found all these extra tax assessments in the contract they never even mentioned. Not only are you obligated to buy flood insurance but they have about $2000.00-$2600 in Mello-Roos fees that are included in your taxes. On a $389.000 home, you would be paying close to $6700 plus in taxes. Then there are the HOA's which were clearly explained at the beginning.

    If I hadn't read my contract after the fact, I never would have known about the extra assessments in this community. I really felt like they tried to hide them on purpose because when I called the sales office, I was told the tax rate is 1,2227% of the home price and was all inclusive. It is not all inclusive... not at all! Make sure READ your contract!!! All other new housing developments I have visited after this disastrous experience had the Mello-Roos, HOA, and other fees clearly available to you!

    We closed on our K Hov home in late February of 2016. It is now May and we are still trying to get all of the items from our walk-through fixed. The subcontractors on this job nearly all failed to demonstrate even a mediocre work product. The home plan showed two AC units (a necessity for a 300+ sq ft home in AZ where heat can reach over 120 degrees), but we received one small unit saying it was 'a more efficient unit' - I'll believe that after our first summer without sweating.

    Plumbing - two sinks weren't properly installed, leading to flooding of the kitchen sink base cabinet and one of the master sink cabinets; pot filler (which cost us over $1000) is not level and water that comes out has unknown debris in the line that won't go away; and a leak at the main (due to a crimped washer they installed) had to be repaired as well.

    Electrician - when we'd visit the home during building we saw that the electrician was usually on a personal call while wiring our house. We had two switches that didn't talk to each other and a light that didn't work. All the switch plates were dented in and most were not level. The switches were upgraded to the rectangle switches, but receptacles were left as the standard round, so they don't match. We also have a switch that seems to connect to nowhere.

    Painters - we own a licensed painting business so we first thought maybe we are biased, but after seeing all of the errors these are items anyone could see. Paint overspray onto our pavered entry and driveway, paint overspray on the window, flashing (where you can see a sheen change in the finish) on several doors and the wall, insufficient coverage, missed exterior spots. Overall probably the worst paint job I've ever seen - and we repaint a ton of them.

    Drywall - visible seams all over the house in the drywall, uneven texture thickness throughout. K Hov allows random texture where other high-end builders require texture go in a certain direction. But even the random texture (easier to perform than a specific direction throughout) was still horrible. It took three months to get the drywall supervisor to meet at the house, then he was incredibly rude and disrespectful in our home, trying to convince us that drywall seams weren't his problem. He went so far as to tell us to hang curtains (over an upgraded multi-slide door that cost a few thousand to upgrade) so we didn't see as many of the issues. Bubbling drywall mud, insufficient coats on the seams, nails popping all over the place out of the ceiling.

    Doors - upon closing, there was a door replaced to the master bath that wasn't even the same type of door as the other interior doors. That was fixed, but after seeing the awful painting, we had to leave it unfinished and paint ourselves. Another master door stuck and wouldn't close - that took two months to get replaced. We had multiple door knobs that were off, several warped doors, insufficient weather stripping etc. Once that was finally repaired, that subcontractor was the only one so far that seemed to take any pride in their work.

    Landscaping - landscapers did not follow agreed plans. Used wrong color and types of plants, wrong placement. They even installed two different colors of pavers on our courtyard that will have to be redone. Flooring- not only do they only include two choices of very poor quality 12-in tile with the home, the carpet was installed over debris on the floor that I can feel underfoot when I walk on the carpet without shoes.

    I'm sure there is more that I am forgetting. Vent fans make a clicking noise unless you leave them running, block wall outside wasn't properly painted, grading on front yard causes drainage issues, and the list goes on and on. I would strong encourage anyone to NOT buy from K Hovnanian Homes.

    I signed a contract with K Hovnanian in February 2016 and since then I have been fighting tooth and nail to get things done. We choose the Walton floor plan with the optional study which was listed in the listing on the MLS system but was not honored because they "don't include them usually". However the sales agent was not fully aware of the price for the option but quoted around $2000 - $2500 for it but would consult with her manager for the final price. A few days later she came back with a price of $6500 - $7000 because cause they were under selling it and losing money. However because the builder did not want to build this unit they attempted to force us into another floor plan. We reluctantly accepted after agreeing to a less payment of 2500 for the option up front.

    Throughout the process we inquired about other things to change and at every change the builder attempted to rip us off to the effect of $1000 for a lamp that even with labor and parts should not run more than $200 when the house was still in framing. Also we requested to not have a door installed in a bathroom and the builder attempted to charge us $500 to not install a door in case we did not want the house so someone could come in and install it.

    On the financing side that is another nightmare. When you first sign the contract they will refuse to negotiate on the price. As part of the contract you will be asked to try their broker for the mortgage. We did as they asked and filled out the paperwork while running an additional mortgage company on an identical loan. With Hovnanian we were asked for information that was not relevant to the application, with them using the reason that it was required for an FHA loan but was still not required by the other company also running an FHA loan. Eventually we told the builders mortgage rep to go away as they were wasting our time. When we did this the loan processor pitched a fit saying that we had promised and so in even though no such actions were taken. As we approached the close, we signed the 30 day notice as requested under the assumption that the house would be ready on time and give use the chance to conduct our paperwork for the financing.

    However the house was deemed to be ready for an appraisal originally 6 days out from the close which is not realistic. When we pointed this out we were told that their company would have been able to do so and if we failed to close by the first of the month the contract would have been canceled, but somehow the house was going to be "ready" 2 days earlier which of course it was not. Not only was the not ready for the appraisal, it came in $20,000 under the same price. As this was an FHA loan, the house is required to have grass laid out to a point per code which the builder only offered as an upgrade which no one said anything about when conducting the loan and would not have been noted on the appraisal as missing.

    Finally when assembling the comps for the appraisal the builder wanted the lender to get them from Hovnanian and influence the final results. Returning to the timing issue we were given the house as noted 9 days prior to the close for the appraisal and to complete the financing. However per law the appraiser has 10 days to complete the paper work, the underwriters and lawyers have a few days to do what they need to, and only when that is complete and the closing disclosure is signed there is a 3 day period before the close can be finalized. This is all by law and Hovnanian claims that because their lender could do it, I would still be responsible for the fees and had we used their lender or comps the values would have come back high enough.

    Talking to the sales manager was useless as he is simply a bully not only to the customer but his employees as well. When we escalated this to the area VP he was exactly the same, rude to his customer refusing to listen to reason. Based on my experiences with this company they are responsible for fraud, attempting to manipulate the appraisal for their benefit, as well as possible issues with extortion and attempting to violate monopoly statues by forcing you to use their lender. Other similar issues with the appraisals have happen in the area when reselling they find they are extremely upside down on the loan because K Hovnanian had inflated the appraisal. All of these issues are documented in email or contract form with the exception of the reported issues with third party people.

    Our interactions with the sale rep Tiffany ** has been very enjoyable as she really seems to care about her customers and if they are happy. Above her the staff does not care about anyone and lack basic customer service skills. If you need a home and you have no other choice than going through K Hovnanian I would recommend working with a lawyer as it may help you down the line otherwise go elsewhere and I suspect they will try the same thing with you.

    After what we have found we have given them the chance at coming out of this clean and with the sale by asking them to honor the appraisal value and give us the time necessary, without interference, to complete the paperwork, but based on their previous attitudes they are likely to blow us off and cancel the contract. Based on what happened with my transaction I will never do business with this builder or its subsidiaries again, and had I the choice I would never have started the relationship.

    We had our home built by Khov, it was under warranty for 2 years. Within those two years we had several issues. Getting them to come back during our warranty time was like pulling teeth. After the warranty we never thought to call them again or intended on buying from them again. They are very nice when you're buying but once the honeymoon is over they don't want to know you.

    One reason we picked them as a builder was of their claim of excellent craftsmanship. After the years we found many hidden things. Recently our kitchen sink started to fall out. Yes thing break after years BUT when you rig them in from new construction & don't put them in correct from the get go things happen. They glued our sink in using ceramic tiles. Basically rigged our sink with no support. When I called they said "tough, it's 8 years later so we are not fixing it". I said the problem is "you never installed it correctly" & frankly you would never know until your sink falls out. They said "this is common & we do it all the time".

    I don't expect them to fix things that just wear out after time. I do expect them to fix things they never did right from the beginning. They could fix this easy or if they did it right there would have never been an issue to begin with. Do yourself a favor, don't buy from these guys. They will burn you. Our sink is falling out. From the post above apparently that's happened to others.

    I have lived in my home for 8 years now and have had to fix everything in my kitchen sink area. The garbage disposal, dishwasher hook up to garbage disposal, the fake cabinet drawer under sink, the material that was under the sink fell off, and now my entire double sink has detached from the granite countertop. It is seriously obvious that whoever did the work in my kitchen was not a reputable plumber or was in a hurry. I have owned 3 other new homes and have never had any of these problems. Of course none of this is covered by their warranty and their attitude is they don't care. Not their problem. When I said that I would post my complaints they said I had that right. Again they don't care. I don't know anyone personally that has had this happen to their sink, even in much older homes.

    I have had to spend a lot of money on these repairs.

    I did not complain with the other issues I have mentioned here, but this was the straw that broke the camel's back. I also want to say that I do not use this area a lot as I do not do much cooking or even run the dishwasher that frequently. So not of this was caused by overuse. As upset as I am about the problems, their attitude is what really upsets me. There were other issues that they never took care of that resulted from the one year walk through. They did some of the fixes but never finished. I will not buy from K. Hovnanian again.

    Where do I begin? From the very beginning we should have turned and walked actually ran away from this builder. First of all they raised the price of the home twice on us. Once before we could get pre-approved and then they raised the price another 7500 after we signed the initial contract. Reason was "They were unable to crunch the numbers" out of Tiffany Colbert's mouth. I truly believe that they raised the price because by this point we had an agent with us and that is about how much her check would be. Nevertheless we proceeded because we had to be out of the home that we were renting, and we also gave Tiffany and Daniel a date that we had to be out by. Daniel assured us he could have the house built by that time. Of course he wanted my husband to give them (Tiffany and Daniel) a great survey. Yes they ask that of my husband! The construction of this home took longer than was expected and promised.

    There were issues the whole way through the construction and I can only imagine what it would have been like had we not looked at our home every week. The wrong flooring was installed in my master bath and once we told them they had the right flooring laid right over the wrong flooring, didn't even bother to take up the wrong flooring. My ceiling looks like it has sheetrock patch work that was done and you can see the seams where they did a poor tape and float job. A brand new home should not look like this. There was grout that was not finished, had to be done at a later date after closing. The carpet that was installed has several bumps and feels as if they did not even clean the floor before installing the carpet. We are constantly stepping on who knows what because it is under the carpet. As construction went on we were given updates emails from Daniel and then we would go see our home to find nothing had been done.

    Daniel's reason was that he can babysit the workers. To be honest Daniel could stay on top of the construction more than he is. If he needs help then he needs to get help, not make the customer feel the effects of management not doing its job. Once our home was ready there were still some things not done that Daniel himself promised would be done. Our home also did not appraise for what it was being sold for. So once we asked Tiffany to see if they would come down on the price she said “No the builder wants you to cover the difference.” If they would have not increased the price twice we would not have been in that situation. Our home was still dirty and dusty when we moved in so it was not cleaned as promised. The attic areas were still full of trash that we had to clean ourselves.

    Had we not been in the situation we were in to have to be out of our home by a certain date that in fact we ended up having to stay in a hotel for 2 weeks with all 4 of our children we would have walked away from this deal all together. My best advice to you is to not build with KHOV. They have not shown great customer service. They lack in that all across the board. After this horrible experience, Daniel and Tiffany had the nerve to tell us about this survey we would receive and how they needed to us to give them a great score on the most important part which was would we recommend them again. Hell no I would not want any human being to go through what my family and I went through.

    From the very beginning the sales consultant was not educated on the building process or upgrades. The design center rep did not know all of the options she was able to offer. Then the big problems began. The construction manager Joe ** from the very beginning said "you are not going to get a perfect home" and kept putting words into my wife's mouth making her feel uncomfortable. During the building process every time we pointed out an error or damage he would say "you are not going to get a perfect house" and that "you are killing me" and "my bosses don't micromanage me".

    Then wrong things were being installed in the house. The wood flooring was put down and they took the protective paper off within a few days. The contractors continued to walk through the house with muddy boots on damaging our new floors and nothing was done about it. The painters touched up walls without covering the floor getting paint all over the floor. The cabinets were all scratched up, the entry door frame is damaged from someone prying the door open. And a lot more issues to list. We ended up having to no longer deal with Joe because of the unprofessionalism and lack of ethic he displayed.

    We get to the pre-closing walkthrough and list all items needing fixes and taped the necessary fixes. 2 whole weeks later we go to close and further damage happened to the home. They had 2 whole weeks to correct issues however declined to do any major fixes. Then there were more scratches in the floors, the blue tape was taken off the walls with nothing done to fix the issues and more damage to the walls/paint. Of all the things we listed to get fixed maybe 5 things got fixed as of date. They claim that the house was cleaned but there is still dust on all counters, light fixtures, windows were never washed, paint still on the floor, everything is still damaged but they wanted us to sign for the keys. Now they are claiming they will not fix some of the damage created by the workers they hired to build the home.

    If I were anyone looking to build a home I would stay away from this builder. Inexperienced sales crew and unprofessional building staff who do not take any accountability for the work of the home. We are left with a house that is a complete disaster and can't move in until things are fixed. Attaching just a few pictures of their so-called completed home.

    Do not have K Hovnanian build your home. They were 4 months late starting excavation. Their manager "Dean" threatened to not even start my house after I got upset for being 4 months late, and complaining. I am wasting money on rent and a mortgage for nothing. They later fired him. Poor workmanship, no one can speak English. The project manager "John **" promises the world, then is two weeks late on the completion date. Then he gets caught fishing. Yes fishing, instead of being on the job. Then he wonders why I give him a bad review.

    I spent $145000 and this is what I get. From the sales team in Greensburg, to dealing with the service team in canton, is a nightmare. I put in a service request in November 2015, it is March 2016 and still nothing. There is one person, "Steve" who is the only person K Hovnanian has that is worth anything. I told him he needs to find another company. He is way too good for this circus. "K Hovnanian homes… turning your dreams into nightmares!!!"

    Since I bought a house with K Hovnanian Home Builder in Florida, there have been construction issues due to poor quality. Low quality paint interior and exterior, tile cracking on floors, slippery tile dangerous, tile not sealed, substandard stucco, stucco cracking on side of house, low quality sinks and faucets, poor insulation, poor windows and sliding doors, no soundproofing, hot garage, air conditioner duct system not keep house cool, kitchen cabinets shallow and short for space, poor community management, rough speed bumps put into community causing chaos on cars with no signs to warn of each bump location, homeowners did not vote on speed bump issue, board of directors spent HOA fees without homeowners approval, and devalued neighborhood. WARNING: STAY AWAY FROM THIS BUILDER.

    Since having our home built in 2007 by K Hovnanian, the following had to be replaced/fixed: Replacement of 3 hot water heaters; kitchen faucet had to replaced; master bath faucet had to be replaced; padding in the living room and master bedroom has ridges and the carpet does not lay flat; 5 pull chain fixtures in the basement had to be replaced after breaking; kitchen flooring is so cheap that dropping a fork on the floor causes it to tear; the basement walls leaked every time it rained hard for the first two years; the vinyl snap ring on the octagonal gable vent blew off.

    10' of the ridge vent blew up and had to be re-nailed; the three bathtub turn on fixtures have broken; A/C coils in the basement are so rusty that they have clogged the condensation drain pipe twice; the light switch at the bottom of the stairs had to be replaced; the clothing rack in the master bedroom fell down. All this in 7 years. I wouldn't let K Hovnanian build me a dog house.

    After the initial arbitrator found in their favor and that they were not responsible, I fired my lawyer and appealed the arbitration. This time we won, but only partially as our lawyer gave them a back door to slink out of. If we would have waited to install the engineered wood floor they would have had to pay for the whole thing instead of just 5k. So the arbitrator, I suspect, wants to be used again, so found in favor of the developer while one from the west coast found them responsible. Duh?

    KHov recently settled with our community for 500k for being a poor custodian of the development. We decided to take the 500k instead of spending another 250k to sue them and potentially wind up with the 500k or less. The board requested 1.6m and their original offer was 10k. Guess they didn't want the publicity of being a ** builder with less than no satisfaction amongst homeowners. My review from January 2014 remains accurate. Can't tell you how pleased we as a family and our community as a whole are relative to being done with K. Hovnanian. As I said previously, this is the worst company I've ever had the misfortune to deal with in my life. Note the dimes standing in one of the cracks, just "cosmetic" even though 48-20" x 20" tiles were cracked and could not be replaced. Of course they have no responsibility here.

    I bought a house in 2008. I was told by K Hov rep that this is best builder to buy it from. We looked at the models, they had quite a selection. First: my floors were horrible, we decided that we will keep carpeting 'til the house settles to put in wood floors. Let's start living in the house for over 2.5 years. Floors were ripped up couple of times. Floors were horrible. You could not walk on the second floor without anyone hearing you on first floor.

    Main complaint: I consistently have water and ice in front of the house and K Hov are telling me that there is nothing they can do. Promises for last 8 years and still nothing. First they promised me the world as soon as development gets build, then disappearing act, "talk to your association." I speak to my association and they tell "we will take a look." NOW I AM PISSED OFF. After complaining for so long, and nothing is being done. I urge anyone in the market for a house - BUY A RESALE AND FIX IT YOURSELF OR FROM ANOTHER BUILDER. K HOV SUCKS. Build dog houses, like it. K HOV CUST. SERVICE SUCKS BIG TIME. THEY DO NOT GIVE A **.

    How K. Hovnanian Homes treats it customers. I purchased a home in Marley Park in Surprise AZ, on 5/2015 that was their model home of K. Hovnanian Homes. The home was built in 2010 by K. Hovnanian Homes. I am the second owner of this home. This is my vacation home and I have only spent a total of 20 days here. As of 1/07/2016 I woke up to water pouring from the ceiling into the master bedroom. I called K. Hovnanian to let them know that my roof was leaking and water was coming into my bedroom. The rep that I talked (Quentin **) to told me that my roof was not warranted because it was not a "structural builders warranty". Quentin is wrong. There is a 10 year structural builders warranty on new home.

    Water is coming into a 6 year old house and my ceiling is about to fall down. I then was instructed to call my Insurance company. K. Hovnanian will not stand by its model home. It was built with all the upgrades and made to show well and impress. How can anyone think that K. Hovnanian Homes would build their home better than they built their model home. Their website states: "We build your home as we would build our own, with the utmost, care, excellent materials and according exacting standers." K. Hovnanian must not have very high standard if their model home after 6 years is having a roof leak, which is covered by a 10 year builders warranty law on structural new homes in Arizona. I would be very happy to discuss this with any interested parties, reporters, or consumer affair advocates.

    As easy as it is to judge something by its appearance, please do yourself a favor and sway away from this as far as possible. Over the course of the years from 2009-2015, I've experienced much more discontentment than satisfaction, and I'm not even considered a complainer in life. First floor has a leak and they dry the carpet for like 2 weeks (wth) with the loud machine. Machine is off for the next 2 weeks, but guess what, nothing else is being done to fix the issue of leak.

    Finally, they decide to do some research to find the cause of leak. They think they know what they're doing, but in reality, NOPE. They acknowledge an area of problem and do quick work. BAM! IT'S DONE. Really? Total process takes 6-8 weeks. Fast-forward 3 months, OH NO, leaks again. WTH. At least this time around, people assess and come quick for work. Come Christmas season, NO CALL NO SHOW.

    Don't ask a question at K Hovnanian unless you want to hear the answer, "No." Throughout the buying process, both sales and mortgage employees have done nothing to be customer-oriented. We closed last night, with many employees promising that we could have keys today (as we wired our funds a week early), and the sales manager and VP of mortgage have refused to process the title/funds so we could take possession today. Could it be because today is Friday, and they want to show our home all weekend with the hope of getting a few more suckers to make a purchase? Rest assured that I will be reviewing K Hovnanian on every website I can find, and I will tell everyone I know to avoid the nightmare that will ensue if they purchase a K. Hov home.

    We purchased our home six months ago from K Hovnanian. I wasn't expecting much because I heard that KHOV was a low end builder and I haven't been proven wrong. I asked the property manager before closing if he would purchase from KHOV and he assured me they had improved and he would buy a property. We had a punch list of things to be repaired and although they repaired a few items, we still have damaged floors in the living room, a refrigerator that has broken twice, sinks in the master bedroom that leak and faucets that were improperly installed. In addition, the toilet doesn't flush properly and the fan in the master bathroom broke for the second time. I wanted a new home so it would be free of problems, but that's not what I got. I have a new home with a host of problems forcing either my husband or me to stay home from work at least once a month to wait on their repair people.

    Do not buy from Hovnanian!! Purchased a home in September of 2007 and one year later the microwave went out just over the warranty. Three years later the air condition condenser went out. Went the repairman, looked at it, he discovered the system was "10 years old"!!!! The master bathroom plumbing was installed improperly and required replacing. Three years ago our roof started leaking, not to our surprise, the type of flashing used was the wring and caused water leaking down wall and on the ceiling. Needless to say, half of the bedroom sheet rock had to be replaced! From every repairman person: "very poor work and 'CHEAP'” materials used in the construction.

    I will be honest. I was not expecting much as I am familiar with the industry and the difficulty with getting things done right. However, the stars must have aligned when I was given Don as a sales rep and Joel as a super. These guys were nothing short of fantastic when it came to accommodating our needs. We are picky customers and can, at times, be difficult to please. We were not pleased, we were amazed! This is the best home builder I have ever come across and that says a lot seeing as I spend my days looking for what is wrong with houses as a homeowner's adjuster with a major insurer. If I ever have to move again, I want a KHov house built by Joel and I want to deal with Don. Things did not go perfectly, but these two bent over backwards trying. Great company and people, 5 Stars!

    Overall a horrible experience. I have given 1 star but ideally I would like to give zero stars. These guys don't care about customer satisfaction and the people sitting in the office are not on the same page. First we requested them to give us a door for master bathroom. Initially they agreed to it but later backed out. Few units have a porch in front of the house but it was not mentioned in the blueprint or the house plan which is totally misleading. If we knew that few units will have porch we would have waited for that release and chosen that unit but that was not the case. Worst was when we found out that what was supposed to be a media cabinet in the hall turned out to be a step popping out in the hall which is ridiculous. They tried to hide it in model home by covering it up with a media cabinet. They told us that we will be given the cabinet but later refused to do so and told us that it's an upgrade but we were never told about that upgrade.

    We informed them that we will be on leave 5 months in advance and they told us that will close the escrow accordingly but later they asked us to either cancel our trip or cancel the house as they were not sure when the escrow would close. We asked them many times for a fixed date of close of escrow but they were uncertain. Overall a pathetic experience and every time we tried to raise any concern we got only response - "take it (house) or leave it". This shows that they care about customer satisfaction and don't want to address concerns if any. Until now we did not get even a single good news since the construction started. I am not sure if I will go ahead with the house but until now a total disappointment for me.

    Where does one begin? How about with DON'T BEGIN TO CONSIDER K Hovnanian.. even if it is to build your doghouse for a stray pet you don't like! This company build poor quality expensive homes and won't stand behind their products. My home: * year old New construction... 2nd Floor Deck Replaced, new tile in entire house and 3 X in several areas, smell in bathrooms, squeaky shower, tiles pop off floor, new water heater in 7 years, new ac compressors in 6 years, cracks in stucco, AC Vents installed incorrectly (and wanted us to pay for repair), poorly insulated house. And now due to improper installation or weep screed (I had to look up that term), Mice have found their way into our attic... nesting, breeding.

    Our attic is so bad, we have had to replace all insulation, have the attic sanitized and re-insulated. Company that is doing the work said there is a good chance that the insulation R Value was not done to code as well... $6000.00 later, we might have mouse free house. Simply put, do not purchase from this company. They build low quality houses, don't stand behind their products, and you will regret every minute you live in these money pits!

    We recently purchased from KHOV here in Stafford, VA, and everything was ok leading up to signing the contract. They made a lot of assurances and we felt comfortable with what we were being told. Once we signed, the construction manager and the KHOV rep were hard to find. He have had numerous issues with our home and the lot which either are ignored or they blame us for the damage resulting from their improper construction or design. If you want to escalate a concern, well they make that difficult as well. EVERYTHING is reduced to text or emails. I suppose not meeting face-to-face makes it easier for them. Do yourself a favor and steer clear of this company and specifically these people in Stafford, not professional at all...

    All home buyers, do not buy home from K Hovnanian builder. They are not truthful about their warranty. They said good things and promised customers about their products, but when you have issues, they will find ways to say that is your fault and not cover as promised. Trust me on this. Looking for a lawyer to get it resolved. But at least I feel better sharing my issue to the world. And hope K Hovnanian take their customers issues seriously.

    We chose K. Hovnanian as the company to build our new 15 months ago. We were initially told they normally "promised" people they would build a house in six months, but it "usually" took about 4.5 months. The basement of our home was started the day after another new home, being built, by another builder, going up next door. After this initial exercise, we watched in dismay, as the other home was being built and the work site, for our home, sat there neglected for six weeks. K. Hovnanian then arrived back and put up about half of the framing necessary and then disappeared for another month.

    Our house was started on September 24th two years ago and it was well into December before the outside of the home was recognizable. They then took a reprieve for Christmas while it appeared, they would get started again in January of 2014. Then bad weather hit (not their fault) that delayed the building site another six weeks. Their work continued to be sporadic, at best, until I saw my new to be neighbors move into their larger, more elaborate house in late March. We were now over 6 months into this "build". At this point, I became very vocal, and started monitoring their progress every day to see if anyone was there on a daily basis and made them aware that my own records of activity were being kept. To their credit, they speeded up their activity and finished the home two months plus later; over eight months into the "build". Grade "D".

    Another issue was a situation pointed out to me, by a local person, was we needed downspouts. The representative had, admitted by them, forgotten to include this in the "specs" for the build. When I asked their "project manager" about this. He agreed that it needed to be done, but it would cost us extra quoting me, "probably around $500". It ended up costing me $1,500. I wrote a check. Grade "F". Then there was an issue with a light fixture that was not centered in the dining area. After weeks of telling them, in the midst of one of their disappearing acts, the fixture was not centered they continued to tell me I was wrong. I set an appointment with them about this. They arrived and immediately agreed with me it was not centered and they would replace it. We had an argument with them for about a month about this when the project manager had not bothered to see what I was talking about. Grade "F".

    When deciding which floors to put throughout the house. I first suggested that we install a good quality tile, at least, on the first floor. They talked me out of it for appearance reasons. I then suggested we investigate hardwood floors throughout the house. They talked me out of this as well, stating to me that it would warp and scratch, in time, and would cost three times what a laminate floor would cost. I was told that a laminate floor would last longer, and their, laminate options would have a 25 year guarantee. I took their suggestion.

    Within eight months of living in our home, we began noticing flaws in the floors. We called them to make a "claim" regarding this. After a month, they first sent the man who installed the floors to our house and he stated that the floors were "ruined" and began trying to blame this on how my wife was cleaning the floors (which is incorrect), and the fact that we have two large dogs. Bear in mind, we had discussed our dogs with them initially. Bear in mind, also, this laminate, we were told, was a great product with a 25 year guarantee. A second representative was then sent over who would not bother to look at all the areas of defection and stated to my wife, that he had seen enough, and that it was our fault for cleaning the floor improperly and we have two large dogs.

    They have now sent a manufacturer's rep to our house to look at the floors and it appears they are going to send us a letter of declination on this claim. The process of these three individuals has taken 6 months. I am convinced they have "slow walked" this process while never having any intention of repairing the floor or honoring the so called guarantee of the floors for 25 years. Grade "FFF". My only option, at this point, is to begin legal action. An attorney has been contacted and an appointment set. There are other complaints I would have about this builder, but for the purposes of this review, I left them out. I would not recommend this company as a builder.

    We were in Phoenix looking for a quick move in home as we were relocating and had sold our home much sooner than expected so we needed a house. Our realtor found a K Hov home that we visited on Thursday (we were leaving town Friday) and we fell in love with it. It was about $15k more than we had planned to spend but it was perfect. We spoke with the sales person, got all pertinent info such as price, move-in time frame, could use our own lender (yes), etc. We went back on Friday noon (they didn't open until then) and confirmed price and all other information we had discussed the day before. Perfect. Made them an offer and waited about an hour for the sales manager to get the email with the offer and reply. When he did, we were told the price was wrong and if we wanted the house it was going to be an additional $X more. This was after TWO meetings with the sales agent who confirmed all the information... twice.

    We had read some reviews the night before about their shady business practices in other states and how they tell you one thing then come back and tell you something else. The term "bait and switch" was used more than once. We thought maybe it was just the staff in that location. It wasn't. The reviews were unfortunately accurate based on what we experienced. We were devastated to say the least. They weren't willing to honor the price they quoted us and rather let us walk.

    In the end - and after we got over our heartbreak and anger - we decided maybe it was for the best. If this is how they treat potential buyers, how horrible are they going to be once you sign a contract and then have problems with the house??? They wasted so much of our time when we could have been looking at other homes during our very short trip, not to mention the anguish and stress they caused us. Don't just walk away from these people... run! I would give them zero stars if that were possible. It's shocking they stay in business with service like that.

    We moved in our new house on Feb. 5 2015 and was advised that since it was so cold out they would have to return in the spring to paint the front door and the door leading into the garage. They would also paint/seal the outside basement walls, along with the inside of the garage wall. Well on April 1, 2015 I reported some trouble and the door knob was one of them. It fell off and I could not get it back on. Every time that door opens black stuff from inside of it goes all over the wall. As of today, Sept. 7, 2015 no one has came to repair the door knob. At this time I also reported that the basement wall was cracked and when it poured down rain the water would come into the basement. Still no one coming to look at the wall. Since I am a teacher I had all summer off and have reporting several problems to be fixed and no one came to do anything. They wanted to wait until I went back to work to do anything.

    Now let's get to the garage floor and basement floor. The garage floor has came apart where they saw cut the expansion joints, I can see the gravel below. It is getting worse every day. The basement floor is the same way, just not as bad. As of today no one has came to look at it. Every time I call, which by the way the only number they give you is customer service. It reminds me of the movie "Groundhog Day". I tell them and they say they will have someone look at, which never happens. I call again and the same thing. This company prides itself on their warranty and customer service, well they have failed in everything. Please do not have them build your home or buy a home built by them. I was also told that all homes were built by Amish people. Well I still have never seen an Amish person at my home.

    Prior to settlement, KHov was notified in writing about my dissatisfaction with the appearance of my lawn. Grading was extremely uneven, leaving noticeable dips in numerous places, including the flower bed. The sod was poorly placed. In many places the sod pieces were placed from 3-4 inches apart. The sod contractor along with the construction manager met with me and walked the lawn. Their conclusion was that with adequate watering the sod pieces would grow together. This has not happened and I have been my home since June. The builder has not initiated contact with me regarding a committed resolution. At settlement this complaint was registered in writing. The bottom line is that I expect my lawn to meet commercially acceptable standards for new sod lawns.

    This is the worst customer experience we ever had. We tried to build a home in Plymouth, MN and experienced worst customer support during the process. Nobody is willing to work with the buyer once the purchase agreement is signed. They simply ignore the customer and may be happy with the earnest money as they will keep that. We backed out from the process and now we believe we made the best decision, even there were lots of mental pain and economical loss. To us it was morning shows the day and that day was the nightmare. I think there are much better options available than KHOV home in Plymouth, MN. Honestly!

    Put in a three-page punch list of defects on the eve of one-year deadline and they did nothing. They come out and tell you there's nothing wrong with an entire block of houses with freezing basements, or shoddily installed granite, or fireplaces that give off plastic fumes. When you go to landscape, you discover the trash and construction rubble they buried in your yard. When it snows, they leave sidewalks uncleared. Common areas aren't provided irrigation, and they wait for the newly planted trees to die then chop them down and don't replace. It's like living in the old Soviet bloc.

    Within 14 months of construction the plumbing was broke in the kitchen. Switches turned bad and the walls were coming apart with water inside due to poor plumbing. Contacted the warranty service of K Hovnanian, and they said they cannot do anything about it and it's only my problem. Worst construction, worst service and worst experience I ever had from builders. Contact me anytime for pictures of the irresponsible construction in my house.

    The GE appliances supplied in the "Gourmet Kitchen" upgrade are the poorest we have ever owned. The ovens take an extended time to heat, the self-clean mode is absolutely worthless, doesn't clean at all and the cycle is much longer than other ovens. The dishwasher is builder grade, cheap, small and worthless. Ditto the microwave. We had GE Profile previously, and they were great. The toilets are the cheapest available, and plug easily. Previously we had Kohlers, without problems. The A/C units are Goodman. Ours is leaking after a few months. Neighbor has been through several compressor units in a couple of months. K Hov. neglected to inform any of us of the requirement to register the units within 60 days for extended warranty, and we're supplied no literature on the units. Goodman says "Sorry Charlie."

    We purchased a new home in ** Missouri City, Texas 77459. Upon closing we were assured by the building manager (John **) of Brighton Homes that the problems with the construction would be resolved prior to move-in. We closed on this home located at ** on 5/31/2014. Damaged cabinets were installed in the kitchen. We paid out of pocket fees of $900.00 for these cabinets. Numerous attempts to have these cabinets replaced have failed. Recent building managers have continuously sent repairmen out to look at these cabinets, but they would only take measurements of the cabinets and then leave. This has occurred twice. No follow up and nothing resolved.

    Other major flaws include: Water leak on left side of microwave from outside onto range, cracks in drywall after being repaired over entire house, cracks in brick and foundation, recently chunks of foundation have broken off into yard, uneven walls in master bedroom, bad drywall work on bedroom ceiling, Pantry doors never opened properly - Hard to open, Back door has always been difficult to open and shut, Front door needs caulking and painting.

    Recently we just found out that on the back of our house, the external wall has a curve or bent (coming out) which I do inspect on it. It was a constructor's mis look. We also discovered that the wall has no plastic before they put vinyl on it. Hope that they will not do this to their next project.     I purchased a home from K. Hovnanian Homes back in April of 2013. Since I bought the home I have had nothing but issues with the service and warranty department. The main issues that I have with K. Hovnanian Homes is their lack of customer service and their favoritism. My driveway has been pitting due to a bad pour. Several of my neighbor's driveways were poured at the same time as my driveway, and K. Hovnanian decided they would replace their driveways. I was told several times that my driveway would not qualify for replacement. I asked what the criteria was for replacing the driveway and all they could tell me is that it was subjective.

    Since I am of ** descent, I can only assume their subjective determination was based completely off of the color of my skin. All of my ** neighbor's driveways are being replaced. This company has treated me and my family differently throughout the entire home buying process all the way through the warranty stages. My family and I feel discriminated against.

    Since moving in my home back in 2013 I have had several electrical issues. Recently, I found out my front yard tree died, why, because the subcontractor failed to put the tree on any drip irrigation system like my other tree. Of course the builder cares nothing about quality of workmanship, which is documented in the substandard electrical work and several repairs, and now it is the landscaping. They coyly claim warranty expiration when it is clear they did not do the work correctly the first time and do not honor any quality of work.
