If you are buying a new home from KHOV, especially in a new development make sure you are satisfied with the lawn and plans (in writing) for any landscaping in common areas. My experience has not been good, my lawn is 90% weeds, I can see more green mesh from the ‘sod’ than green grass. I am really tired of the excuses. Good luck!

The best place to start is at the beginning. After returning home from my deployment in Afghanistan, I began focusing on starting a family, which led me to K. Hovnanian Homes (Khov). We were shown a display house that was supposedly a model of how our home would be laid out. However, when the house was completed, it turned out to be a mirror image of what we were promised, leaving my daughter with a view of the neighbors' house instead of the open field we were led to expect. The layout on their site was completely misleading.
Additionally, the wetlands near our property were represented in a different area than where our house was actually built. From my experience, the condition of the land on the day of showing the lot is likely how your property will end up looking. I've spent time working in the dense jungle bordering our lot, which the agent claimed would be suitable for my wife to play volleyball on. The area is so thick with shrubs and poison ivy that I wouldn't let my family help me remove anything.
The warranty and repairs specialist we dealt with was comparable to the most basic union apprentices I've worked with. This man has visited my house multiple times, and each time he looks for the quickest and easiest way to get out of doing his job. He smiles to your face while undermining you behind your back. His name starts with a "P," and I advise you not to trust him--always double-check his work.
I had settlement cracks running across the living room, and the patchwork repairs were horrendous. They installed broken cabinets, and when he returned to replace them, he shot trim nails through the cabinet, leaving them sticking out on the inside. The yard work is another matter; it's been horrendous. I brought in eight yards of topsoil to level out the hills and will have to purchase more next year to keep trying.
We also discovered a factory defect with our tub. Mr. P informed us that our two-year-old had likely chipped the wall with a Barbie. After inspection, it turned out to indeed be a factory defect. Khov does not replace factory defects; they only cover the installation of materials. Now, after three years of trying to get the tub replaced so I can bathe my children, I find myself in contact with the manufacturer, playing the worst game of pass-off I've ever experienced.
As a disabled veteran, I have been disappointed with Khov's lack of commitment to fixing their errors. Honestly, save yourself the trouble. I even led my parents away from Khov, recommending they go with Ryan Homes instead. I urge anyone considering Khov to do the same. I am a 13-year Seabee builder in the Navy and a 10-year union carpenter. Yes, I could fix these issues myself, but I have a problem paying to fix something I already paid professionals to do, which is how Khov markets itself--but that is simply not the case.

Looks OK from outside but poor communication and actually backing warranty. I will not buy from this builder again. The shortcomings are blamed on vendors rather than keeping vendors accountable. Also they left tons of trash around my property and my yard is so lumpy I cannot ride my lawnmower without issues.

Delaware Home Buyers Beware. Things to know about K Hovnanian Builders, the DE Corporate Management Team, and the construction of K Hovnanian, before signing a contract requiring 10% of the purchase price upfront:
1. We were told during the walkthrough, a week before settlement by the Project Manager, “If you see water up to 3 inches from the wall of the conditioned crawl space accessible to the living space, it’s normal. Put your storage items at least 3 feet from the wall in plastic tubs and on pallets, not cardboard.
2. We were told the outdoor HVAC unit sitting flat on the grass is normal for the grade during walkthrough, see photo.
3. We were forced to use K Hovnanian Mortgage as our lender to receive 14k in builder incentives. Poor Communication, we did not hear from the loan processor until a week before settlement, last minute evening calls and confusion began, multiple last minute requests for previously provided documents, homeowners policy, etc., sometimes from three different people around documents already submitted.
4. We were told we have the right to use our title company. However, our title company spoke with the K Hovnanian settlement coordinator, she was less than cooperative, non-responsive and even adversarial to our title company and attorney’s office. It is evident K Hovnanian wants to control every phase of the purchase and make money on every step, down to vendors who contract with them selling homeowners insurance, etc. The K Hovnanian settlement coordinator even argued with our attorney’s office about the location of settlement being in the community center steps away from the property.
5. After absorbing a horrible mortgage process, the thought of possible water intrusion into a crawl space accessible to the living area, the HVAC system conditioning and circulating the crawl space air throughout the house, we advised Hovnanian we were not comfortable buying the house due to health/ safety concerns.
K Hovnanian, stated they would not return our deposit of 50,000 dollars. Note, this deposit was for a spec house that we bought over the phone that was already well-under construction, in which we did not choose one option. We were under contract for this home 30 days until final construction was completed and had our first in person walk through.
Note, the salesperson tried to talk us out of cancelling while threatening management would keep our entire deposit without hesitation. During that conversation, the Project Manager said they haven’t had a water intrusion issue as of yet in the new community of Egret Shores. However, he further elaborated, “the community is 14 feet above sea level and I will be transparent, it is the job of the warranty department to say no. But it should be taken care of.” We voiced our concerns over future service issues to include possible mold. They were not interested in our concerns as potential homeowners.
We offered two reasonable solutions via email regarding our concerns over the Egret Shores house with K Hovnanian DE senior management and the salesperson before settlement. One, we offered to buy a different spec home which were built on slabs in a nearby K Hovnanian community to avoid crawl space issues and losing our 50k deposit. We also offered K Hovnanian to keep 25k of our deposit for their time as a compromise if they would not allow us to buy in their other community. We didn’t receive a response to either offer. Two days later we received an email stating K Hovnanian was keeping our full deposit. Needless to say, we have never felt less valued as a customer, especially with the large investment up front, in good faith, before the mortgage process started and construction was completed on a spec house.
This is a large portion of our retirement savings to lose. Before you sign a contract, have the project manager go over the house with you if possible. Retain an attorney to review any paperwork before signing. Ii is our hope that sharing our experience helps at least one potential buyer from becoming prey to builders like K Hovnanian.

Buyer beware. We tried buying a home in Northwest Ohio, new construction and already built. After moving through the process, we found they neglected to disclose an inspection detailing water flooding issues that were happening in other homes, including the one we were set to purchase. When this information was brought to their attention, they refused to speak to our realtor. They wouldn’t reply until we had to get a lawyer involved to bring the issue forward. I would highly avoid this company as they are very distrusting.

As a licensed structural engineer, licensed Class A contractor and a purchaser of a K. Hovnanian home, I can honestly say I’m 100% satisfied with the home and the buying process. My new home is structural sound and is very aesthetically pleasing. It’s packed with up-to-date appliances and technology. The finishes and fixtures do not look cheap and really makes coming home a rewarding experience. I would definitely recommend K. Hovnanian to family and friends.

Beware, these people only care about money. I called them about a home they built for me. And my neighbor's home, whom they also built. Well, his high energy window is melting. The entire siding of my home. They basically told me to pound sand. When I contacted them about it. These people do not stand behind their work. I was told by the sales agent the siding of my home would last a lifetime. Well, here I am 10 years later having to replace my siding. And I have to physically do it myself. As no siding company will touch the job. Cause they can't warranty the repair. Thanks K Hovnanian.

Workers were rude, and I continue to have on going problems in my home. Would never have bought this house if I would have known!

We settled on our home in 2022 and we are still waiting for warranty repairs? The house is built like a piece of garbage and we have spent thousands in repairing things our self. Everything that was supposed to be warranted, including kitchen cabinets that are warped and peeling are not covered under the warranty even though they were installed defective. We’ve had to have so many repairs done it’s unbelievable. Don’t buy a KHov home. Run as fast as you can to another own builder.

We completed disappointed with our recently purchased our investment home with K.Hovnanian Homes. We have not received the appliances for our home after the close on May 27th. The appliances were contractually agreed upon, verbally confirmed and supported by contract agreement. The builder has not provided us a clear answer and lack of resolution after three weeks since closing. Additionally, the shower rod, another promised repair has still not been addressed after several requests and follow-ups.

It’s been a complete disappointment so far to say the least. We were expecting same features we were shown at the model home, in reality, we got the house without ceiling fans, no shades/blinds, and no garage door opener, the builder response was that our house doesn’t come with these features, how and why is that? they said it wasn’t in the contract. What contract and who’s contract.. definitely not our purchase contract.
Moving in, we realized so many issues, like all the vents and overhead stove hood vent make loud noises when it’s windy outside, garage doors the same thing, noises you can hear them day and night, even our pets were scared and developed anxiety (no fix offered). The ceiling fan boxes in the living room were not installed properly, and the technician we hired had so much trouble and difficulty with that and had to find another way to install the fans. The builder didn’t want to admit the wrong.
The grass is another nightmare, we were told that the grass is covered under warranty, and if we see anything wrong in the first three months, they will fix or replace it. Ok, sounds good right! But not true, it’s been almost six months and still fighting with them to fix the problem, you cannot walk on the grass without twisting or hurting your ankles, lots of holes and bumpy spots, even not easy on mowing the grass.
The builder tried to calm our dissatisfaction by sending a subcontractor to level up the ground, but that was a failure because the soil is so hard and unfixable. We informed them that their solution didn’t work and even the subcontractor said the same thing. The builder rep ignored our messages, and still waiting for a response. And not just that, he said that the grass is not covered by the home warranty and he tries to help out of courtesy. Seriously!!! The grass issue was there from day one and if your landscaping people did it right, it wouldn't have become a disaster.
The most disappointing customer service response ever is their message saying "Everything you have there in the house is what you're getting, we cannot change or do anything". For the price we paid, the quality is nowhere near what we expected, so many cut-corners. Never-ending list of repairs and disappointments.

After using K. Hovnanian preferred lender nfm lending- Bryan **. We put down a $10,100 deposit based on a verbal pre-approval. We asked for a pre-approval letter numerous times, but never received it. After finding out we were never approved for the loan to purchase Bryan and K. Hovnanian starting pointing fingers at each other, and ultimately turned the blamed our disapproval on a unpaid student bill that was nationwide issue and cleared up with credit bureaus 2 weeks later.
My husband and used a lot of our proceeds from selling our previous home paying off debt under the direction of Bryan **. We were left with not much for a down payment for another home, it is awful situation we were left in. Our hopes for our dream home turned into a nightmare of homelessness. Our realtor was able to get us $7,000 back but they refuse to return the $3,100. This builder and its preferred lender are dishonest. We have over 30 emails fighting with Mike ** (Representative for K. Hovnanian) and Bryan ** (Nfm lender) and they just stole our money and left us in a very stressful situation. We will keep fighting until we are heard!!! Shame on you!!

Every touchpoint in the KHov process, from purchase to build to their mortgage company was tainted by lies, deception, and passing the buck. In fact, 2 staffers were fired or left the company during our hellacious 7 months dealing with KHov. On final walk-through, materials were cheap, and the home was grossly overpriced for the value. We walked away from the closing table and ate our $15,000 down payment. Stay away from KHov!

I had a highly disappointing experience with Khov Home Builders. They locked us into an exorbitant mortgage rate of 7.625%, and the quality of the home they built was far below expectations. The materials used were cheap and sub-standard. Whenever we reached out to their warranty team, we were met with excuses and labeled as "complicated" customers. By the end of the warranty period, many issues remained unresolved and in poor condition. Additionally, the final price of the home was $50,000 more than our initial estimate.

Exceptional Service and a Truly Caring Team at K. Hovnanian Homes at Heritage Ranch. We had a great experience with K. Hovnanian Homes at Heritage Ranch. From start to finish, their team was incredibly understanding, professional, and supportive. Robert Simmons, our sales representative, was extremely helpful and knowledgeable about every aspect of building a new home. He was consistently communicative, always checked in to make sure we were taken care of, and truly went above and beyond to make us feel confident throughout the process.
Donna ** also played a key role, bringing the same level of care, professionalism, and attention to detail. When our family faced an unexpected change in plans, the K. Hovnanian team showed compassion and integrity by working with us and refunding our earnest money, something we deeply appreciated. We were also impressed by the wide variety of beautiful design selections available, making it easy to envision and personalize our dream home.
Original Review: May 7, 2025
I'm writing this review with a heavy heart, as our recent experience with K. Hovnanian Homes at Heritage Ranch has been deeply disappointing. After completing their required credit repair program in good faith, we were genuinely excited about purchasing a home. Unfortunately, due to unforeseen and serious family circumstances, we were ultimately unable to proceed. Our son has Down syndrome and requires consistent care and access to specialized services. After much thoughtful consideration, we realized that relocating would mean losing critical support systems essential to his well-being. This was not a decision made lightly or out of convenience. It was a decision made out of necessity and love for our child.
We shared our situation with the builder, hoping for some level of empathy and understanding. Despite our honest efforts and the deeply personal nature of our circumstances, our request for a refund of our earnest money was denied. This added financial strain to an already difficult time and made it painfully clear that our family’s needs were overlooked in favor of inflexible policy.
We understand that rules exist for a reason, but when a company is helping people through one of life’s biggest decisions, such as buying a home, there should also be room for compassion. Sadly, we received none. If I could give zero stars, I would. We sincerely hope K. Hovnanian Homes will reflect on how they handle cases involving families with special needs in the future. And to others considering this builder, especially those with unique or sensitive circumstances, please proceed with caution and ask every question up front before committing to anything.

Without any remorse or recourse K Hovnanian Homes needs to be held responsible for their poorly constructed homes and their inability to own up to their poor craftsmanship! Their inability to help their homeowners with the serious issues on newly constructed homes needs to be addressed and they need to feel it! Reading their responses to the BBB, Consumer Affairs, and Google complaints/reviews. K Hovnanian, is bullying their clients and need to be held responsible for the absolute poor quality of their builds and the workmanship of their hired contractors!
Our newly constructed home has been an absolute nightmare, and so many things were left unfinished or installed incorrectly upon our moved in date. Not to mention the selling agents acted as if we were incorrect about the carpet and vinyl floor colors being different than what we were shown!!! Both when my wife and I stated it was incorrect, the agents simply told us we are wrong and it is what it is, after waiting an additional 2 months from our scheduled move-in date so they didn’t have any mishaps! What a joke!!!!
After 5 months of living here, the house feels like it's 50 years old! Corners of walls and ceiling cracked, ceiling finish work separating from drywall, drafts coming in by any exterior walls (slab no basement), windows, and doors, the lock placed on the outside of an exterior door (seems safe!), fixtures loose in restrooms or broken due to cheap quality, laminate counters coming up on vanity, doors not latching due to improper installation with knobs loose to touch, faucets loose and falling off, the cheapest quality windows that require force to lock (noticeably crooked installation), floors creaking upstairs in every room after I specifically told them during an unfinished walk-through needed to be secured properly.
Drywall finished like it was the contractors first job, one single coat of paint on the walls that have the cheapest/thinnest drywall available, unpainted surfaces on numerous items, switch for the garbage disposal in operable, dented microwave upon move in, the cheapest dishwasher that cannot even clean dishes, outlets unfinished or wired incorrectly, wall plates without outlets on the kitchen island, cable conduit that was pinched off or not installed in properly and Spectrum had to drill through my wall instead of using the utility room cabinet designed for new homes, stains and paint left on the carpet after removing black sealant from the window installation, siding that is so thin it waves down the side of the home.
A claimed two garage at the point of sale that you cannot fit two cars in width or depth, poorly finished concrete and a very narrow driveway (due to the non 2 car garage), that also slightly slants because of the runoff drain placement on our street, poorly graded property with mounds of rock and dirt placed everywhere on sites around our home! To top it off the word of the home being cheap has them selling for less than I paid and they are smaller homes! That will be great for resale. Need I continue??
I have also spoken to every town home owner and they all have the same type of problems in their homes as well as members of K Hov’s single-family homes one neighborhood over! I have sent a message to Susan and Justin about some of these issues and receive no response back! I can't believe the level of customer service after move in!
I can always arrange a meeting with homeowners in both communities to have them also list the thousands of the errors and issues with their homes to brainstorm ideas of what to do! I feel that the Ohio attorney general may also like to hear about what's going on with the hundreds of homes being placed in our community by K.Hovnanian!

Builders were doing wall construction and came onto our property, damaging our water lines, messing up our rock, and killing one of our plants. Not only is their negligence disrespectful to our property, but blaming us unapologetically for damaging the HOA wall's foundation and refusing to repair our landscape is irresponsible and careless. I do not recommend this company until this has been remedied.

The experience that we've had so far has been a complete disappointment to say the least, what was supposed to be the happiest moment for our family our first home has turned into a completely stressful process of looking for plumbers, contractors and having to fight to get what we were initially sold on. The sales representative presented us one of the Specs homes advertising it "the same as the model home." She went so far to say "Everything you see here that's what you'll get in your home".
By the time we were supposed to have a meeting with the construction manager (after signing countless documents and sales agreement) she did not start the meeting, had to write her and didn't respond, had to call her and didn't answer until the 2nd try, I had sent her an email about the things I was seeing in the progress pictures, the details of the bathroom were completely different from what she advertised in our first meeting, no double vanity, no doors for the walk-in showers!
And there was a tub for the shared bathroom which I made sure I asked about because we did not want any tubs.... We are only being offered to take another lot and now wait for new closing, no guarantee of same pricing, or having to terminate contract, when I've already terminally my lease!! It is an absolute disaster, it is The most dishonest team I have ever had to deal with. Now acting like I am making changes when I am only asking to get what I was told would be included in the home, what I was sold. False advertisement, their website is so misleading, pictures make you think certain details come included and they are not even given as an option.

Working with K Hovnanian Builders’ lender was a nightmare. If you’re considering using K Hovnanian American Mortgage, be aware that they will find any excuse to keep your earnest money if you don’t end up closing. I was subjected to an endless cycle of back-and-forth emails, text messages, and repeated document requests from December 6, 2024, to February 5, 2025. The loan process was strung along with false reassurances that everything was on track, only for them to deny the loan at the last minute while keeping the deposit. One of their account managers, even had the audacity to refer to my spouse’s money as “dirty” in an email—completely unprofessional and unacceptable.
The entire process felt more like an interrogation than a mortgage application, with their team acting like detectives, prying into personal finances, and making unnecessary judgments. Every time we met a condition, they moved the goalposts—first requiring X, then Y, then Z, and when all conditions were met, they threw in yet another absurd requirement: demanding that our active business license match a recent LLC structure change. When we declined to entertain their never-ending requests, they conveniently denied the loan and pocketed the deposit.
One has to wonder—was the real goal to approve the loan or just to see how many hoops they could make us jump through before we gave up and forfeited our deposit? If the plan all along was to keep the earnest money, they should have just put that in their marketing materials instead of leading buyers on with false hope.
To make things worse, their entire team, from lower-level managers to VPs, couldn’t even tell the difference between a Texas franchise account tax status and a business license. Basically, businesses with annualized total revenue of $2.47 million or less no longer have to file a No Tax Due Report and that’s resulted in forfeit status since there was missing filing report for that timeframe. Tax filings and business licenses are two separate things! If you’re a W-2 employee with a high down payment, you might have a better chance. But if you’re a 1099 worker or self-employed, good luck—you’ll likely be put through an obstacle course designed to make you fail.

After living in our K.Hovnanian home for three years, I am finally sitting down to write this long-overdue review. The experience has been nothing short of a nightmare, and the quality of their work is absolutely appalling.
Carpet Issues: We paid for upgraded carpet, and it’s complete garbage. It has bubbled in every single room due to poor installation (see photos). The pattern has worn away in high-traffic areas, and it stains if even a drop of water touches it. This is not what I would expect from an “upgrade.”
Fence Installation: Our fence wasn’t installed correctly from the start. Instead of setting the posts in cement, they stuck them directly into the dirt, which caused them to rot and fall over during a storm just two years later. When we reached out, we were told it wasn’t covered under the one-year warranty. That might be acceptable if it had been installed properly in the first place.
Insulation Problems: For three years, we endured sweltering summers and freezing winters, only to discover that the attic wasn’t insulated at all! This is basic construction and something we should never have had to deal with.
Flooring and Electrical Issues: A board in the master bedroom started creaking after just one year. When they came to “fix” it, the problem wasn’t resolved. Additionally, our kitchen breaker can’t handle basic appliances—if the stove and toaster oven are on at the same time, the power goes out.
Painting and Countertops: They didn’t paint the interior of the house at all—it’s just primer. We’ve had to go room by room repainting, which has been expensive and time-consuming. The bathroom countertops are another disaster—they stain easily, and the sealant is already worn away, leaving us needing replacements.
Kitchen Tile: The pot filler in the kitchen was installed over cracked tile, and they didn’t bother to fix it. It’s a glaring flaw that reflects their lack of attention to detail.
For the price we paid, the quality is nowhere near what we expected. This is our fourth new build home, and it’s by far the worst. Other homeowners in our neighborhood feel the same—there was even talk of a class-action lawsuit because of the consistent issues. If you’re considering a K.Hovnanian home, please take my advice and avoid them at all costs. They cut corners at every turn, and we’ve had to spend the last three years fixing problems that should never have existed in the first place. Final Thoughts: A home should be something to be proud of—not a never-ending list of repairs and disappointments. K.Hovnanian, you need to do better!

After living in our townhouse for some years now, we ultimately have to bring notice of problems and shortcuts with plumbing and insolation. We have tried for years to correct the flow/distribution of hot and cold water with frequent plumber visits who say that they cannot understand the pipelines from the outside and then from the waterheater. We have scalding water out of the backyard spigot and lukewarm water in the upstairs shower and sink which cannot be used at the same time if it is to remain at desired temperature. In short, our plumbing/water lines are not correct from the builder!
As for insulation, the upstairs master bedroom has a three-windowed bay attachment that is not insulated on the sides, top, and bottom. The bedroom sits over our garage that is not insulated either. We wonder if there are other Hovnanian units experiencing these problems. If so, we would call attention to Hovnanian for assistance. If not, then we caution future buyers.

This will be our third time owned a house but it's our first time to buy a new contraction home. We just moved to Orlando and we called KVHovnanian builder if there any home ready to move in so they told us they have one ready in September. Since this is our first time we didn't know if this one is pre sale home so from September we have been waited until Oct 25th when they said the house is ready to close. We signed an agreement and we were thrilled it meant we don't need to live in RBNB anymore. So we started to order for delivery for 2 days after but yesterday my husband got a call from Sue in the morning saying it will be delayed until Tuesday, Oct 29th.
I sent an email complaining and asking if the Tuesday will be confirmed and please give us a notice ASAP because of the time we need to take action but until around 2pm this Tue didn't reply so I left a voice mail and finally she got back to me. This is very first time someone talking so rude. I was asking if this will be confirmed and she said 'I dont know' (if they don't know who else would know). Turned out they don't have certificate of completion but then why did they give us those email at first time and asked us to signed. I feel so betrayed and so angry and speechless. So unprofessional! She said 'you should know this is our first home we trying to close' so we are a trial that's why she can do that. Then I said what I'm gonna do with all the delivery, she said 'just cancel' It's not like so easy to cancel everything and you gives us a hope it's like you give us a piece of cake and take it back again, I would rather for you to not doing this.
Settle it then give us when you are ready 'do you want me to that for you'. She said all with the sarcastic voice. It's worse feeling I wish we could back off but then again we already wasted money and time for them. They have been lying and rude! Never again dealing with new construction home! We already signed, we walked through and we got this. We didn't even extend our RBNB here yet. They are so unprofessional! Customer service the worst!

I purchased my home 5/16/2023. The site informed me that the home comes with a one year warranty including a one time re-caulking. I submitted my claims online as instructed by site manager. Some of the repairs were and the other repair were denied saying that it was submitted after the one year period ended. When I have a copy of everything that was filed and the repair person I was dealing with is no longer with the company so now I am left with cracking floors, sink drain rusting 2 month after moving in (cheap material), a/c vent that constantly rattles when operating. They said it was normal.

K Hovanian's Four Seasons at Kent Island (Maryland): The stone stack veneer on a number of the condo buildings and on some homes has been falling off since the first year that construction started. K Hovanian has done nothing to fix the problem therefore the home values are in danger of declining. Netting has been placed over entryways, thereby making the buildings look even worse. Until this is addressed, it is unwise to buy in this community.

We closed on July 16 moved in our home first week of August 2024. We noticed a lot of flaws on the inside and outside of our home. Some issues were addressed in the beginning but then we were lied to from the building manager and then home warranty person came to address more issues only 2 were dealt with. Which was about a month ago. My ceramic tiles are uneven the drywallers did a horrible job with the mudding, paint was horrible. There is so much more I will address an attorney and sue K Hovnanian for the sloppy job putting this home together. We made several calls and the follow-ups are horrible.

This is my first time owning a home. I have to say my home is beautiful however the company doesn’t take pride in what they build. Let me tell you why! Sure looks lovely outside inside then when you get to really start to settle in, you start to notice all the things that they decided to take Shortcuts on and when you try to have it fixed, they try to take advantage of you. They will do anything possible to avoid to have to fix what they’ve done wrong. Especially if you’re a female. They go through many different businesses do not take pride and what they do. Everything is done quickly and cheaply as possible, so many thing needing to be fixed and if they think they can pull a fast one on they sure will! My suggestion don’t have your home Bill by Khov Have they have no pride. Let me save you the money and the hassle. I wish I knew what I know now before I invested in such a big investment. Be smarter.
