So our brand new K Hov home which cost more than $500,000 has had a leak in the roof for the past three months. Their lame attempts to "fix" the problem have only resulted in moving the leak from the middle of a door to a different wall and ruining that drywall also. In addition, one of the air conditioners was not installed correctly resulting in it freezing up and because the drip pan wasn't installed properly water from the frozen air conditioner traveled across the ceiling and ruined another wall. Attempts to fix this has resulted in a "Gee, I'll get right on that response" from our K Hov contact, but right now I see nothing but huge holes in the wall and ceiling to help are insulation to dry. Great new house? Not so much.

Estates at Cedar Lane - Middletown, DE - We have tried to work with Khov since before our closing 10/28 to address issues in our new home. We observed major issues with the construction early on that were ignored by the Construction Managers until we pushed CM, sales and Senior Management for them to be addressed. Some of these issues continued until the preparation of this review 06 16 15. Khov neglects to review the work performed by their trades and confirm the scheduling of work leaving their customers with wasted time and missed appointments when the trades do not show up. It is up to the homeowner to follow-up with the trade if they want the repairs completed. For a National Home Builder this is unsatisfactory performance for a group that sells themselves on ESTATE LIVING and excellence for their customers.

Seems like this builder has no respect and lacks customer service. Complaints via email, in person, and text and still over promise and under deliver. Must be the mission statement of the builder. Asked if we could move our house forward to have less steps, and more of a back yard. Yes was the response. Find out months later when permit was released by Loudoun that due to easements, our floor plan is flip flopped 180 degrees, could have moved the house forward 6ft. Of course this was all left out until brought up by me.
So far issues we have seen: 8 empty bottles of beer in the house, response "It's the wild west, goes on everywhere." We'll monitor and stop by the lot more to catch them and fine them. Sure OSHA would love to see the pics. Smoking in the house during framing, electrical install. Sure OSHA would love to see the pics. Window not wrapped at all, and drywall is up. Extra holes were drilled in foundation to connect the gas/hvac lines. Piss smell in basement. Toilet lines not installed correctly. Water leak from recent rain by door/window not wrapped. Response: "It's an open door or hole in the fireplace." Drywall guys put a big chip in master tub. Exterior wrap not flapping and hanging off the doors.
Seems like they only want to tell you to say "DEFINITELY YES" when you do the survey that you recommend family and friends to purchase a home. Well maybe if you fix all the problems that have been brought up, I would consider a "MAYBE." Pleasant and fun experience has turned into babysitting and nightmare and only at the predrywall stage when issues/concerns have been identified.

After digging the foundation for our home, K Hovnanian claimed that we had pyrite on our soil. They recommended an engineer's report. Their engineer found the highest amount we have was 0.08... in 1 site out of several test site, the construction manager stated that he will not continue on the built until we comply with the engineer's recommendation which stated that those recommendations are for sites results of 0.1... & above. We spend over $14,000.00 that is required to fix it.
Next thing was that they ordered the wrong trust package for the house. They modified those wrong trust with sister trust to make the hip roof that we contracted. When questioned the ability to be able to access our attic space, we were told that if we store 1 Christmas tree in that attic, it will void our warranty. When we found out that the siding was going to go up while 2 windows were never installed because they were broken, 4-5 windows needed to be replaced due to damages, electric work not done yet, housewrap not properly install. At that point we went to the township inspector who shut the job down until K Hovnanian made the proper corrections.
Now for over 2 months we are dealing with a 3 inch slope on 1 corner of the house. Engineer stated that it came from the wall pour in the basement. Of course while unable to solve that problem, the construction manager went ahead & have the concrete basement poured. Not satisfied with that engineer's report, we had to wait for another engineer to come this week. Now they dug a large hole in that corner since 4/29 with the gutter straight down into that large whole. All rain water will actually lead right into that hole since the pile of dirt is in the normal drainage path.
Another engineer's visit today. Instructed the incompetent construction manager to get measurements & remeasure later for him in order for him to give his opinion. We have no information in how long this process will be taken. Did I mention that 1st engineer was told not give us a copy of his report. We had to request it from the Franklin county inspector. Now they are using someone else who would not even identify himself to my husband. How can you help us finish this home that we stated for our Cerebral Palsy (disable) child to grow up in.

After the one-year warranty expired on our home (built by Brighton Homes), things start to break down, one after the other: Dryer stop running. Central air short wired, then its capacitor had to be replaced later. Fireplace remote control stopped working, had to be replaced, found out that it wasn't installed properly. Water heater started leaking, because it's made of cheap material (plastic). Just about every light bulb in the living room and kitchen had to be replaced (and these supposed to last 9 years?) When we called their Home Services about the water heater, the response was the warranty was over. They didn't even bother to refer us to any repair services when we asked for it. Our house was built in 2011, and we bought it brand new.

Our yard is totally flooded with the recent rain. We apparently are the lowest spot and water from other houses draining in our yard. They say it is not their problem. Whenever we file service request they send someone out and they say they will start the work in two weeks. When they don't, we file another request and they send a different person out. I guess you can only lie to people so many times. I am so sorry that I did not do my homework on their integrity. So much for our final house... it is a nightmare.

My name is **, bought a KHOV home at ** back in July 2014. On April 18, 2015, within warranty period, my electrical system failed and submitted a ticket to KHOV home service to resolve the issue and got refused to fix it because I changed the lights. These lights have been changed and worked for 10 months since the first day I moved in back in July 2014. I inspected the light/wiring and there is no sign of damage to the lights or cables around the lights. The electrician didn't inspect the lights and assumed that it is my fault and promised to come back after I removed the light and still tripping. KHOV refused to send them back. The problem is the electrical system behind the wall itself and the electrical wire is shorted. I am very unhappy about this and let new home buyers know what about this and not recommend this KHOV builder.

I've been complaining ever since I moved into at ** that I wasn't feeling well. I was tired of being sick, so I went to see the doctor like every week. They didn't know what was wrong. So I started looking around the condo because it smelled funny & left a bad taste in my mouth. I found a lot of mold growing downstairs between the washer & dryer. I told the person who own the condo about the water leak. Took them a long time to fix the water leak. Meanwhile the mold was growing pretty badly, so bad I had to stay at a friends house. So after they fixed it I came back too the condo. As soon as I walked in I could smell that funny smell & the taste it in my mouth. I tried to stay there but my health was getting worse.
I complained for a long time about the mold situation & the funny smell & the taste in my mouth. Some nights I slept outside. I came by to just get my mail & check on the condo. I always walked through the whole condo to make sure everything was OK. That night when I walked downstairs, there was about 2 or more inches on the whole downstairs floor. One of the pipes busted open. So I shut off the main water supply. I talk to ** the next day about the busted water pipe. He said he would take a look at it. I talked to ** about moving me out into another place. He agreed to move me to **. As soon as we walked in, I could smell mold & the taste in my mouth. So I followed my sense of smell. It lead me downstairs in the washer & dryer closet. I open the doors. Guess what I found - mold growing.
I told ** about it, he said that's why they are selling the condos. So basically he move me from one mold-infested house to another mold-infested house. The houses/condos are brand new. So here I am, living in a condo that makes you sick. The point is his negligence (**) & the builder K Hovnanian Builders for building a condo so poorly. They should have their license taken away from them for not doing their job. They have no care for humanity.

Design center they use in Phoenix area left us with multiple issues. Sold us carpet and pad that aren't compatible. When you look across any large carpeted room you can see the troughs and crests of the overly thick pad showing through the thin carpet. Also, our 8 foot wide double door gate, (as per contract,) was instead a 7'2" gate. We paid $610 extra just for the double gate option, let alone the $40k premium for the lot, just to hear them tell us "we'll give you $300 dollars to let that go..." Meanwhile, several other costly issues remain throughout the house from granite countertops that don't match the design center samples to shoddy construction.
I know building a new house isn't supposed to be a fun experience, but my wife and I feel like we're on a used car lot every time we go by the sales office or the house. Several times early on I was emailed new docs to sign because of "some signatures that were omitted". After reading the docs I realized they were sliding new agreements into the language of the contract and I had to start saying no. The last one was blatantly misleading as she told me I was just re-signing what I'd already signed. As I looked at the document I was supposed to sign I realized they were trying to change the penalty for not using their lender from $5K to $18+k!!! "Oops, that's our new form. I was unaware of that change." Wrong, that form had changed, along with their policy, 2 1/2 months earlier. More to follow as this is still playing out. But so far, I think our next step is to retain legal counsel.

My wife and I bought a K Hovnanian home approximately 3 years ago. We have had multiple problems, but this is a specific issue with the wood flooring of the home. The wood flooring panels are separating causing huge gaps in the flooring. It causes my family to stumble through the house and its an optical nightmare. My wife and I have called several times to repair the floor and they attempted to fix the problem 2 years ago. Now the problem has worsened and it now not covered under warranty.
** was offensive to my wife and not only did he insulted her over the phone, but he disrespected and her questioned her intelligence. Let me add she is a 05 Commander in the USPHS. I don't recommend K Hovnanian Homes to ANYONE, especially our military men and women. Mr. **, shame on you and K HOV for the level of customer service you have provided and the quality of your homes. We bought this home because we thought your company stood behind the quality of your products and customer service.

Windows in 3 rooms were uneven, sent in framer to fix, they are still uneven. Said they are within a allowance and therefore won't refix. But if it is noticeable to the naked eye it is wrong and needs to be fixed. They are saying on two of the 7 windows it is because the windows are uneven not the frame... How can that be? Also, have horrible condensation on ALL windows of the house and it is getting into the drywall on the sides. And it pools on the window sill and is horrible. They say this is normal and therefore won't have anyone come out and look. But with our latest rainstorm, we had zero condensation on windows and frames but yet, my drywall was soaked in one spot.

I have lived in a town home built by K Hov since May 2006 and have been on the homeowners' association board as president and vice president for the past five years. We have contacted with many issues and get nowhere. All comments you read here from people are correct. Poor construction, lack of communication when you do contact builder. Builder board has no interest in meeting with homeowners or turning over when needed. 177 units and almost 60 in need of new driveways... community is less than ten years old!!!!!! Gutters are buried along side the driveway, causing them to sink... this is going to cost our association hundreds of thousands of dollars to fix. I would NEVER recommend nor would I EVER purchase from this company again. Stay clear of K Hovnanian homes!!!!

I purchased my home last spring that was built 5 years ago. I contacted K Hovnanian because the way the drainage was designed for my home it was causing the front porch to sink roughly 4 inches and two of the pillars supporting it to fail. I (as well as K Hov) had engineers come out to the house to verify the placement of the downspouts by the builder caused the failure. K Hov has also sent two representatives to my house, both of which told me the gutters were improperly placed for the layout of my property, but it was not their responsibility because the gutters should have been moved by the previous owner.
I asked them 1) why is it not their responsibility when they made a house that could not withstand 5 years of rainfall as rain is something you can foresee happening to a home; and 2) who builds a house with the expectation the owners should move the gutters and have the driveway mud-jacked within 5 years as "regular maintenance"?
They said "sorry" and now refuse to answer any phone calls. I have already put over $2000 in driveway repairs and re-arranging gutters to prevent further damage and am looking at another $7-8K to fix the front porch before there's any more damage done to my home. I can't believe the lack of responsibility taken by K Hov. You spend 30 years working hard to pay for you home, the least they can do is fix something they admitted was their fault for a home that is still under warranty.

In Sept 2013, a sale person of K.HOV introduced to me a new house in the new section with new style and new models in Leesburg, VA and advised me that if I am the first buyer I will get the good pricing since the KHOV wanted its new project to take off. So I became the first customer to sign the contract to purchase from K. Hovnanian, the first house in its Neo-traditional series at the base price of $629,990. I also recommend my friend to by one.
However, in April/May 2014 K.HOV due to NO sales at all but ours, KHOV reduced the base price of the same model with exact the same specifications to $579,990 which is $50,000 lower than the base price we had been offered and had contracted to. KHOV kept me in the dark of the price reduction even at that time my house had been only about half way into completion. I ended up to be overcharged $50,000.
The house was delivered uncompleted in Sept 30, 2014 (one year from the contract date) with the "Family center" unfinished until December 20, 2014, almost 3 months after the settlement/closing. And more, on 10/7/2014 (7 days after the settlement) KHOV admitted that it did not install the runner on the main stairway and issued the "Change order #22" to change from "Oak stairs with runner $4,000" to "Open Oak stairs $3,500" resulting my overpayment of $500.
I politely sent several written requests for the refunds, either by certified mail, regular US mail and e-mails since OCT 16, 2014, but NONE has been replied. I even requested an appointment to address the issue in person, NO answer! During my process of purchasing my house with KHOV, I noticed the following: KHOV is not honest to Customer. Tried to take advantage on the customers to make more profit i.e. keep arguing that the finished Family center is an option while the purchase contract confirmed it is a standard; tried to delay the completion i.e. did not complete the construction until 3 months after the settlement.
KHOV inflated price to overcharge its customer and cheated customers by keeping them out of the knowledge of price reduction, eliminating the chance for customer to be part of the price reduction even the construction has not been completed and purchase has not been settled. KHOV does not practice a fair and equal treatment to all customers, instead it penalized its first customer (a 79 year old one) who was so naive to believe its sales pitch and dared to be the first purchaser helping its new product to take off. KHOV has been rude and disrespectful to customers by not responding to several repeat requests for refunds. No response at all! Just NO response?

From the start of construction there were problems. The lack of oversight of the building superintendent was deplorable. I would have to check up on the home everyday just to keep things moving correctly. Throughout the entire building process, I the owner had to point out problems with construction. The builder and its employees only care about getting their bonuses. They have a motto definitely yes, this builder and its workers are definitely NO. Before the final walk through the superintendent kept saying when I pointed out problems that he would take care of it so that it would not go on the 30 day walk through so he could get his bonus. I still have outstanding warranty issues from my 30 day walk through.
Now lets get to the AC unit. I have lived in the home only 6 months and have had a heating issue (no heat in the home). Temperature that night outside was 41 and our home dropped in temp to 60. I had to wait over the week to get work completed. Then I had two AC issues one which cause the air handler to back up and flood my hallway and master bedroom. This happened on New Year's day and they did not send a water damage company out until 4 days later when I had to call again. It leaked through the floor on our ceiling as it is a two story home. This took over a month to get completed and I was with damaged carpet and bare wood flooring for over three weeks. The warranty people keep making promises that they never keep. So I am stuck with a home that has multiple issues and no one from the company seems to care.
UPDATED ON 03/27/2015: It has been over two months since a work order was put in. They had to replace tile twice in the master bathroom because of the sub par work and contractors this builder uses. Also they told me the work would be done by Thursday of the week and it is now Friday and I came home and work is incomplete in our kitchen. We have not been able to use our kitchen for a week while they were working. In addition one of the workers used one of our bathrooms left it in the toilet and didn't flush. When the workers left today they left garbage from the work in my garage. In addition, their up level manage is now avoiding my calls because they know what kind of company they are.

We purchased our home March 2014. It was already built, I'm assuming for someone else and their financing fell through. Regardless, I wanted everyone to know it was an "as-is" home. We walked through the back yard to get to the home, which was extremely saturated. When I asked the realtor if this one a normal issue for the lot (lack of proper drainage with homes built in a flood zone = red flag). We were assured that one of the workers had hit a water main on another lot and that was the result. A lot of homes were going up on our road, so it seems plausible that was the reason.
Walked through our home, did the issue list, took two hours to complete. Closed on our home, less than 2 months later, my husband proceeds to show me where there was MOLD growing in our powder room. It had saturated all the insulation and proceeded to make its way through our drywall out to where it was visible.
Granted, the community manager came out the same day, but only cut a small portion of the wall out. Took out what he believed was all contaminated insulation, and told me to have a fan blow air into the wall to "dry it out." Black mold is not killed by bleach, although that was the only option I had for treatment. It had started growing on the beams inside the wall.
I was assured that K. Hovnanian would cover any mold issue from now on because they were in fact at fault for the issue in the first place. One of the workers during construction hit the PVC pipe that was the drainage for our A/C unit to the outside of the house. We live in the south, so for months the unit was having all the moisture drip into our wall. Back to the issue of the grading of our lot. If it rains, it floods. If I run my sprinkler system at the same time as either of my neighbors, we have flooding between the homes. It is not only our lot that has issues, our entire street has it within our community. It will be interesting to see if K. Hovnanian will address the drainage issue properly, as I've been trying since our closing to have it remedied.

Water has been coming into this house from the very FIRST rain since my home purchase!!! After MORE THAN EIGHT LONG and AGONIZING years the water is STILL coming into this house AND REPAIRS have not been completed. The warranty service people have made excuse after excuse for the reasons why but to NO AVAIL!!! I was told that the home is NO longer covered by the warranty although the problem was NEVER fixed!!!
I recently discovered that there is NO insulation in some of the walls, some are not properly insulated and the plumbing is not under code. I don't know if I'm going to come home and find one whole side of my house on the ground because the damage is sooooo severe. NO ONE TO DATE HAS TAKEN RESPONSIBILITY FOR PROPER REPAIR FOR ABSOLUTE RESOLVE!!!!! The last warranty service manager didn't even have the decency to return my phone calls or emails. I WANT WHAT I PAID FOR AND SOUND, SECURE, PROPERLY STRUCTURED AND ENERGY EFFICIENT HOME!!!

My issue has to do with their lending practice than the actual construction of home or their after-service, which was generally acceptable. At the high urging by the sales rep, we went along with K Hovnanian Mortgage. From the outset I made it clear that we wanted a 15 year mortgage. We had sizable down payment, good income and no debt, so it should have been a no-brainer.
The construction took unusually long, nearly 10 months, and by then we were very anxious to close the deal and move in because we had been living at a temporary rental house. With only a week left, the lender informed me that I did not qualify for the 15 year mortgage. When I found out the reasons, which took another 2 -3 days, it was because the lender did not figure in my income info right.
With 2 days before closing, he said he could not get me qualified in time, that he would have to delay the closing another week and tried to convince me to go with the 30 year mortgage. My problem had to do with the rate differential, with 15 year one being one percentage point lower in interest. He suggested that I double up the payments and that should take care of the problem. With all the arrangements already made for moving, we went ahead and closed on the house.

Our experience with Khov has shown they lack customer service focusing on telling you to be happy with the end product. They discount your concerns during the build process with their workmanship and other items you question. After our roof shingles were installed (approximately 6 weeks) they started blowing off. The wind experienced to blow them off was moderate for the time of year. During rainstorms or winter storms in the Ohio area the winds would be much higher. The damage exposed tears in the tar paper exposing wood and was not addressed for 10 days with rain and snow occurring during the time frame. In addition to the shingles that were blown off we were able to view shingles flapping up and down when a slight wind occurred. They were unwilling to perform a roof replacement and patched the areas that blew off. After the patch shingles showed signs of damage and a few were still turned up when the wind blew.
During the construction of our home we were given inaccurate information from our construction manager on why the water meter was moved in our house from the original blueprint location disrupting usable space in our finished basement. Yes, they did finally move it to the original blueprint location after extensive time from our side contacting our city engineer to discount inaccurate information given to us from the Khov construction manager and stopping draw requests for additional funds to build.
At our pre-drywall walk through all work was not completed. We paid for interior wall insulation that was not completed. We stated that to the Khov rep performing the walk through. When I contacted our construction manager informing him I would like another walk through to verify interior insulation, he stated it was completed after we left and if another walk through was required he would have to stop production as dry wall is currently being installed and it would cause a delay in our home closing date. We worked out a compromise on the phone that he could send me pictures of the insulation that I never received. In addition dry wall didn't start until 1 week after our phone conversation, so the need to stop production delaying our home close date was not an issue as the construction manager mentioned.
Khov will also have you sign a document prior to build requesting 24 hours notice prior to you being onsite stating safety concerns or they want to make sure question you have can be answered. I would recommend not signing the document and asking them to provide a waiver form releasing them of any safety concerns with you being on the property. I have noticed many issues while showing up at the house unannounced. These items include cigarette butts on the interior floor, not covering heating vents with debris filling them, and workmanship items that are questionable.
As with any builder I am sure there are challenges experienced during the build process. This is the second home I have built and didn't experience near the amount of issues with my prior builder. If you elect to build with Khov make sure you get everything in writing (I mean everything as we don't have a few items due to conversation with Khov staff that is not documented and they will ask you to provide documentation) and be prepared to invest extensive time from your side to monitor progress and the issues that will arise.

K Hovnanian did everything possible to perform a quick fix and took 2 years to correct. Then I still had an issue with their work and had a shower PROFESSIONAL finish fixing the issue. I will post my latest issue later with cracked drive way.

From the Very Start of the Home buying process we have had issues with K Hovnanian Builders (Brighton). The Sales agent argued with us what we liked and disliked instead of offering up options for items we said we didn't want or like. Agent wasn't aware of the standard features. We had to pull up the signed contract stating a jetted (Jacuzzi) tub was an included standard feature. Was a tremendous amount of rework done including: 1) Missing back door 2) AC duct work (was supposed to have 2 ACs, they did duct work for 1) 3) Incorrect Kitchen Bar Top Height 4) Missing Dormer on the Roof. Other issues that needed repaired (were fixed): 1) Master bedroom door crooked, over 1 1/2 inch out of plumb (being straight) 2) Stone work wasn't straight (had big depression).
Other areas that were not fixed before Contract was Cancelled due to Quality issues: 1) Kitchen Counter top walls and columns were not straight (out of 3/8s inch building code allowances) 2) Depression at Garage door concrete 3) Master Bedroom - 2 different walls were crooked/bowed. The builder eventually cancelled the contract as they knew we would not be giving them a "perfect" 10 on their survey. So be warned they are more interested in their "bonus" and not in fixing issues.

K. Hovnanian's Four Seasons at Delray Beach, OUR HOME. Well after 1 1/2 years of trying to have K. Hovnanian take responsibility to fix a cracking slab problem that can't be fixed the arbitrator found in their favor. We elected to place an engineered wood floor over that 48 floor tiles that were cracked, sealing the slab first. Our structural engineer confirmed that it was not a structural issue, but a cosmetic problem with negative ramifications. Just imagine a creative band aid solution which isolates the problem as the slab is now isolated by a flexible underlay and a floating floor.. Unfortunately we can't put wood in the bathrooms which are also still cracking. Forget about not being able to match the color in the dye lot, they can't match the SIZE, hence the tiles if replaced would eliminate the grout lines in the kitchen, dining room, living room and laundry room.
We had a 5-page punch list which took a year to rectify, which Hovnanian would dispute and then attempt to rectify. Clearly they just want you to accept the deficiencies and go away. A 3" dent in an upgraded $800 sink, 5" crack in the granite counter top which was repaired so it wouldn't be visible, shower enclosure without a door, wall tiles out of align in both baths, gauged bathtub which they replaced, dented window frames, ad nausea. They just repaired our AC under warranty, putting in the wrong part, which in turn caused the fan motor to burn out. The fan motor was replaced by their vendor, but we had to pay the first $400 to replace the incorrect part. How did this become our cost?
When we retired it was never anticipated that dealing with K. Hovnanian would become our new full time job. In all our years of business they are the worst company we have had the misfortune to be involved with. So be forewarned, we have spent hundreds of hours of our time, experienced frustration, angst, disappointment, anger to the point of tears, and in excess of $30k to finally get our home to the level that was promised when we purchased. I have major issues with my home. K. Hovnanian is coming up with lame excuses why items are not covered. Major item is damaged roof tiles with severe cracks. Another item is pantry door that "bangs" into freezer door. Their representative is ignorant of "design-build" project delivery method. In my opinion it is a terrible company to deal with. Stay away from them. There are other builders with much better customer service.

When my wife and I went to select the options we wanted for our home, I asked for a "walkout" basement. I was told by the sales rep. the lot would not support it. They offered an areaway, which we didn't want. Several weeks into the build, I go to do a walkthrough and notice that my slider door of my kitchen is 10ft+ off the ground. I am stunned by this. It's a deadfall drop. I incredulously asked the "Community Construction Supervisor" if they were going to push more dirt up against the house. I mean all but 2ft of my basement is exposed above ground in my backyard. He says no, "This could have been a walkout."
At this point, I am fuming because I asked for one before signing my contract! I had even gone back to them at the "pre-construction orientation" meeting and asked if I could change my mind on getting an areaway. They said, "no" because my foundation had already been poured. So that is two occasions prior to any walls going up that I inquired about an entrance and exit from the basement to the backyard, and on both occasions I was turned down. If they could not have done the areaway at that time, they certainly could have done the walkout. What gets my goat even more is the sales rep, on the day I found out the basement could have been a walkout, told me KHOV engineers messed up. They had come to her sometime after I signed the contract and said that my lot and another were walkout capable. She neglect to tell me this fact in a timely manner.
When I asked her why she said, she did think I wanted to spend the additional money. What the **! I told her I could have altered my options selections. I would have foregone the finished basement option and perhaps something else or just added the cost on! It was my decision not hers! So, I am demanding KHOV respond to my complaint and provide a resolution. It has been 3 days since she told me she contacted her VP and I have heard nothing. Not a peep! Oh, but they were much more responsive before the contract was signed. I am refusing to move ahead with any scheduled activities until I get this resolved. KHOV, if you are monitoring this site, how about living up to your customer service claims and resolve this issue. At least respond to my complaint!

Purchased a Brighton home about year ago (2013). I meant to start submitting reviews sooner, but have been very busy at work. Long story short, when doing the walk thru, inspect everything, take your time, and do not sign anything stating that you are okay with the condition of the home. They will tell you to sign the form, so you could close on the home and promise to make repairs afterwards. Builder will not make the repairs afterwards. Well, actually they will make some repairs that they consider minor and easy, but as for tiles, bricks, doors, etc... don’t count on them to repair it. They will avoid you as much as they can and if you call them, they drag it out as long as possible in hopes the warranty expires. The excuses are countless. This builder will have 100's of excuses for everything. They actually try to convince you items are not damaged - it's meant to look that way, until you call a professional and they tell you otherwise. I've had the following items damaged or poorly constructed:
Damaged marble tile, cracked down the middle (fire place). Contractor still placed knowing it was obviously cracked. Two cracked tiles in the kitchen - one replaced with another (worse) cracked tile. Baseboards (80% of the home) very bad workmanship. Dishwasher (Stainless steel stained very bad), replaced. Dryer. Outside bricks (a lot chips... purplish bricks but when chipped you see the red underneath it) A LOT of chips - never replaced - told it didn’t meet the ratio (good to bad bricks).
2nd floorboards. Uneven ceilings. Electrical issues (told it was nothing - professional came out and found that grounding was cut). Broken light fixtures (inside). Dented door knobs. Damaged countertops. Bathroom tiles damaged. Dented hood (kitchen). Damaged front door (replaced). Dented garage door (column replaced)
Most of these items were not fix, small amount was, and some of these items were fix, but poorly. It came down to either fixing these items myself or being told it was normal or did not the requirement for a repair, i.e. damaged bricks outside. I learned a lot during this buying process. If you are actually considering buying a Brighton (which I suggest you do not), take your time and make sure you have them do everything you ask of them before closing on the house. P.S. The home is also built with the cheapest materials you could buy. Ask to look at a home that’s almost completed. Don't go by the model home, obviously that’s perfectly built. Good luck.

My husband and I purchased our home with KHov less than 8 years ago. They built our home what the options that we chose from their list, however I did not know that after we made the final decision we were charged the full price for discounted and sometimes recalled materials! Needless to say the quality of my home is poorly built, now 6 years later, in my brand new home I'm having to do major repairs. I was told by another building company that KHov wasn't a good company, my husband and I thought it was just a builder competition but we found that they were actually correct. The quality of this company's work is far less than acceptable. I wish I knew then what I do know now. My plumbing pipe work, electrical work amongst other things were installed poorly and their service after the fact has been horrible! I tell everyone seeking to build their home to never use KHov. My experience with K Hovnanian and Primera (tile company hired by KHov) has been a nightmare!!! I purchased a new home on July 2013. The floor was stained, tiles were elevated, there were grout problems, etc. After battling with them for an entire year, they refused to do anything with regards to the floor (actually they offered to replace 1 tile). I contacted the ROC and their investigator gave the directive to replace all tiles that showed lippage, which were 26. They came to remove those tiles and did not check the new tiles prior to the removal. They had different coloration, so they did not install the tile. They searched for the tile (supposedly the one that matches, but actually is a different shade) and left my home under construction conditions for a week (I have a 2 year old so you can imagine how unsafe this is). They finally came to install the tile, but chipped 11 tiles while replacing the 26. They came and patched them up with Latex paint. Of course this came off. They came again and patched them with epoxy. This also came off as I cleaned the tile.
KHov's representative and the director of Primera came to my house again when the compliance check was being done by the ROC's investigator. KHov's representative flat out accused me of digging at the chips myself. I could not believe it. How dare she... She and the director of Primera were rude, arrogant, and have failed to take care of the problem. Regardless of what she thinks, which is not true, they should not patch chip tiles that they have caused themselves, but rather replace them. If they would have done a professional job the first time around they wouldn't have had to come for an entire year.
I am waiting for the ROC's final report, but will proceed legally. I have had to take off work days when their workers were scheduled and the workers did not show. Not surprised. Everything they do is poorly done. This company operates in an unethical manner and they should not have a license. I have tried to contact the corporate office numerous times and have been ignored. My advice to you is do not buy from them!

We had a home built by K Hov and there were issues from the beginning from the tub to the sidings plus all nail holes and wall cracks. It is terrible trying to get k hov to come out on service call and when they do they have every excuse not to do the repairs. We have had siding problems due to quality of product used and way it was installed and k hov service department blame it on a grill that is not even close to one of the walls and an area above the garage. Now they say no since sun doesn't reflect on walls from a window. Come on look around the neighborhood there are homes with total siding damaged and homes are protected by another home or really close to it. What next k hov? You sell, get your money and people are on their own as your service man Paul told me. Great business ethics.

I did not purchase a home with KHov. However, they purchased land in my community and built 150 or so new homes, some are just next to me. My wife and I have walked through these homes as they are being built and would not recommend anyone purchase these homes. Recently, someone stopped by, after hours and walked around the home next door, which is for sale by KHov. They asked us our opinion of the builder and the home. I told him, "If you can look past the crooked switch and electrical plates, the hole in the master bedroom closet, the improperly poured driveway (1/3 of the driveway has standing water after any precipitation), driveway does not meet up with the sidewalk or entrance walk (creates a tripping hazard), the down spouts from the second story are releasing water on to the roof below when they should have been run to the ground". One downspout from the second story on the back of the home actually runs on to the roof of the first story sun room and releases water within two feet of a vent (electricity and water do not mix).
Our community has a Homeowner's Association (HOA) with KHov listed as the Declarant, they hold half the votes on every issue and run the board with no community input. VA requires the HOA meet a minimum of every 15 months even while under construction. We haven't had a meeting in over 2 years. When we ask why, we receive no reply. I've contacted the management company for the HOA, we pay them over $25,000 a year to manage a landscaping contract, a web page, and general maintenance. All repairs are additional cost. I've asked them why a meeting hasn't been scheduled, the reply was the Declarant has requested one. I'm worried that the money we pay in to the HOA every month is being mishandled. What other thought would I have when the management company and the builder both refuse to do anything for the homeowners. I would not recommend anyone purchase a home from this builder or buy in a community under construction that they are a partner of.

Our a/c broke after living in the home 15 months. Our warranty only covered parts and labor the 12 mo so we have to pay for labor costs. It has been 2 wks and we still have no a/c!! We are waiting for the new part to come in but in the meantime khov has done nothing!! We called Chas Roberts to fix who are the ones that installed the unit and they wanted $2000.00 to fix it. We are having someone else fix it and they are charging us $700.00. So we are extremely frustrated with them as well. I have left messages with khov warranty and have had no response. I live in AZ so I can't stay in my house with no ac. It's very frustrating that an ac goes out and the house is 15 months old and khov hasn't done anything to help us.

Moved in new k Hov home on September 2013. Less than a year a major bathroom leak found and they had to redo the whole bathroom. About 3 weeks it took them to get it done in a living home with kids. Aside from that my upgrade hardwood floor was improper installed, creak and bouncy all over. They came to fix it 3 time and they make it worse. They left my wood floor looks really bad. This is a $500k home and it is my hard working money. Every time I walk on the wood floor I feel really bad. I will not recommend this builder to any one.

We purchased a home from these Builders. The shower leaks. Enclosure was not installed properly. We have foundation cracks. When the basic warranty is up, it’s impossible to get service. The foundation is guaranteed from cracking for 30 years. Try to get service. The fireplace is a waste of money. Even with the blower, there is no heat. The furnace installation is very poor. Had to have an outside contractor come in to repair it. The carpeting and padding is of very poor quality. The installation was good. Carpeting needs to be replaced after 5 years. Electrical outlets are placed where you would never use them. Vinyl flooring is seamed in the walk areas. The seams are now coming up. Everything was an extra while building.

After a series of snowstorms during the winter of 2014, the surface of our driveway has seriously "scaled", several calls to their service center, area construction manager (never returned) as well as to the on site construction manager resulted in one visit to our home by the on site manager and resulted in him stating that the damage was not their responsibility and we were out of the one year warranty (by three months).
There are several other homeowners in my development with the same or similar concrete problems, some not as serious, some much worse. After taking a concrete core sample from another homeowner's driveway, Hovnanian had a core sample report generated (7 pages) which concluded "the most likely cause is freeze-thaw distress of weaker surface resulting from inadequate curing and air-detainment of the near surface paste due to over finishing".
Clearly, while the sample was not from my driveway, the resulting scaling is the same. In addition, this person's driveway as well as at least one other homeowner have had their driveways replaced at no charge to them by K hovnanian showing that they knew the installation was defective. They claim that their responsibility ends after 12 months holds little relevance when they knew the concrete installation was defective, Concrete, when properly installed should not deteriorate in only 15 months or even 15 years. K Hovnanian, by ignoring my requests for further discussion regarding the condition of my driveway indicates to me that they are more interested in selling homes with defective components than they are with maintaining good customer relations and maintaining their supposed reputation as a quality builder.

Run, don't walk away from purchasing a KHOV home. We bought a $750k home in California last year and have been dealing with everything from cracked and breaking concrete, faulty air conditioning units, peeling paint, cracked tiles, poor insulation, the list goes on and on. When you call KHOV for service during the first year, it is either not covered under the warranty, normal wear and tear or the repair is worse than the original problem. After year one, you will never receive a call back, even for a problem that remains from a complaint during the first year of ownership. Garbage homes, garbage customer service!

Khov will not honor their warranty tickets. Especially once your warranty expires. Here is what happened to us: In September 2013 (Before our landscaping went it), while we were still under warranty, we noticed a very low spot on our walkway and also that our driveway was not properly filled when it was poured and water slopes to our 3rd car garage area and puddles there. We brought this up to KHOV and they determined it needed replacement and issued us a ticket stating the same and that it would be replaced Spring 2014 because of the cold weather. A Khov rep. came here a few weeks ago and told us that his "Concrete" task force determined there was "no issue more than regular settling and they were not going to honor the ticket".
I walked him over to what once was just a lowspot and now is a crack on the walkway and he looked at that at told me it was normal "wear and tear". I was fuming and he told me that maybe if he talked to his supervisor they would make an exception based on goodwill. I kept emailing and weeks went by. Today this is my response from him: As I indicated to ** when we last met, the initial decision regarding replacing your driveway was that it is structurally sound and does not merit replacing. After discussion with **, I took additional pictures and submitted it for reconsideration. I have received feedback that "the original determination is unchanged. Your driveway is structurally sound and fit for its intended use. Accordingly, we will not be replacing it as a warrantable item. I will, however, put in a service ticket to take care of the crack and settlement on your lead walk. I don't know exactly when that will occur, but I expect it to be repaired before cold weather returns. I am following up also on your item concerning the grading of the back of your property, and will contact you when I have more information." Wow, really??
Also, we paid extra for (2) drains in our garage again. The concrete contractor put them at the high point, not the low point of the garage so you literally have to sweep water into the drain. When I complained about this, their remedy was to jackhammer it to the correct placement and fill in the nasty tracks with concrete. Like that wouldn't look like crap or raise red flags if we went to sell the house. Also, the paint contractors scratched our hardwood floors with their paint cans and when the flooring people came, my floor wasn't replaced, they yanked up individual scratched planks and now it is gaping in places and you can feel it with your toe. Ridiculous. The wavy walls, nail pops, and the terrible job doing the trim work will make you want to cry. My husband had to oversee most of the structural work, and if he hadn't our foundation would have had issues. They actually forgot to cement in a footer and he caught it. We had mushroom growing out of my wall too. I can go on and on.

From the day we moved into our half a million dollars unit, we knew we were in big trouble. There is extremely poor insulation, hence, horrible noise issues with neighbors. Fixtures not properly installed/anchored, causing entire shelving units and space heater to fall out of the wall. 3 MAJOR hvac repairs in 2.5 years, at least 3 water leaks causing damage to our neighbors property. All door knobs and locks installed upside down and inside out. Please look elsewhere, or get a very thorough inspection and be warned.

Went under contract to have home built with expected time frame, 5 months until construction would commence. Continued to push time frame back while still requiring our time and efforts going through multiple design center visits and the time consuming structural option process... all while continuing to holding our 10% deposit. After MONTHS of delays, finally said they could not commit to building and offered to return our deposit... again.... which they had been holding for a significant period of time. After 10 months, we are back to square 1 and have completely wasted a great deal of our family's time and energy for nothing. Problems were a direct result of KHov not having their developer and land owner under the proper contractual agreements. Very unprofessional and disrespectful of customer's time. Zero accountability. Their contract states that they have 2 yrs to build you a home however, that was not the premise that the contract was signed under.

Main floor bathroom 3.5" too short. (Put on wrong side of caulk line). After 10 months with no offer to fix or replace. They sodded other unsold homes before the ones that were sold. Will not allow homeowners on the association board until all lots and homes are sold. Absolutely the worst service ever.

During our final walk through it was noted that a window sill in the sunroom was damaged, so they replaced the faux wood. The same problem reappeared. The service manager had his worker remove the replaced window and it was determined water damage and a window defect. The complaint was opened March 2014 and to this day April 2014 the problem has not been resolved. There is an open ticket but no has updated me or returned my calls about this issue. My residence is located in Longacre Villiage, Dover De 55+ community.

On Oct 2012, I closed on my first KHOV home in Trenton, NJ. During that day, I was elated as it was my first home so I was overly excited and thankful to have a place I can finally call "HOME". At first glance, the home I purchased was perfect. From the amenities to the floor plan, it was exactly what I wanted. As stated by another commentator within the thread. During our first few months within the home, you are bombarded with either phone calls or questionnaires sent via regular mail pertaining to the homeowners satisfaction or lack thereof with KHOV workmanship.
The Sales Associate that sold me the home even contacted me as well regarding the Sales questionnaire. After they get their ratings from the questionnaire, KHOV staff ends their relationship with you going forward. Since there were no visible discrepancies in the first few months, of course, I said that I was satisfied with EVERYTHING! However, issues with the home do not show until after the 1st year of ownership, especially if the home is poorly made.
Within the 5 month of residing in my home, I experienced an offensive smell illuminated from inside a drain that is located near the water heater. I also experienced a noise that mimic mice crawling inside of the walls held on the second level. In addition, since NJ encountered heavy rain in late 2012-2013, there was a leak spot in the upper right side ceiling held in my second bedroom. Per the noise, I was hearing, this noise only occurred in the morning. After further research, I've concluded that the noise is from the vinyl sliding. It depends on the temperature. If the weather is 50 degrees below, I will hear the sounds as the wind is blowing and the sun is warming up the vinyl thus creating the tapping noise. In which is disturbing and loud.
Regarding the offensive scent, the so called plumber that KHOV employed to come to my residence was highly incompetent. He tried to amend the drain (as it was the sewer I was smelling) by placing a trap. However, the smell still continued and worsened even though a trap was placed. If there was high levels of rain the smell circulated throughout my unit, to the point that I couldn't stay on the second level. Since they employ cheap contractors, that particular plumber had to be replaced by a person that was highly crafted.
From May 2013 until November 2013, the smell lingered. Until another contractor also employed by KHOV amended the issue this past November 2013. I was told by the new contractor, that the plumber did not properly amend the issue, hence why the smell persisted. Secondly, after the first year "warranty" ended that is when everything decides to break down at once. Now, I am faced with electrical wiring issues on the first level. I've only been in my home for roughly 1 year and 5 months, and I am experiencing troubles as if I lived in my home longer than 5 years.
Once you are no longer covered under warranty, the service manager do not want to assist you and will try to deflect the problems away from KHOV and the contractors as possible. If you are a home buyer that constantly pass the blame onto the Contractors like myself, the service manager will defend the contractors they employ religiously. I guess they assume we (the homeowners) are the ones that alter and/or create errors purposely just to bother them. Which isn't true. Because I have rather more important things to occupy my time with. Now I have to spend money to fix the wiring. If they had employed contractors with good reviews, I wouldn't have to fixed ANYTHING!
KHOV, you really need to take accountability and responsibility for the poor craftsmanship of these homes you're building. In my opinion these homes are being built too fast and the contractors that are employed are not up to standards. I am very dissatisfied with my home, and if I am blessed to receive a second home, it will not be a KHOV home. That is for sure. Note to new home buyers that are looking to purchase a KHOV, please, please, please read the reviews of existing homeowners, because most of these homes are carelessly built.

My wife and I met with a representative from KHOV, picked a lot, discussed prices, picked a plan, and scheduled an appointment to possibly sign a contract for the purchase of one of their homes. I assumed this was a good price, as their rep., Beth, told us to bring a check. She called the day before the appointment and said the price had increased by $20,000, the incentives had decreased, and some standard features were now upgrades. She then tried to interest my wife in another development; one I think they are having trouble selling homes in. I feel as though they employed bait and switch tactics, as only one day lapsed between what the price was, and then what it wasn't. This makes me question the integrity of the company, and after reading some reviews, and looking closely at one of their models questionable construction, (my opinion) I would not recommend this company.

KHOV while they have nice floor plans their workmanship and cheap vendors/contractors makes for a nightmare, things you never dream of having to deal with when you buy a new home. We've had more problems with this 2 year old house than we've had with houses over 30 years old. Problems range from electrical wiring issues - very poor workmanship, poor quality air condition/heater units, leaky windows, leaky roof, tiles splitting, leaky plumbing, breakers tripping all the time, stonework falling off the house, hardwood floors splitting apart now have big gaps between the planks. And my worst nightmare of all, the paint/glaze chipping off my "upgraded" cabinets we paid extra for I might add. This even includes the media room cabinets that we never use. The kitchen cabinets look horrendous for being only 2 years old. Poor painting workmanship. We are looking at paying over $6K out of pocket to have all our custom cabinets repainted & glazed by competent people.
We had KHOV to the house fairly regularly for repairs in the first year - everything under warranty. After the "limited" warranty expired they simply advised "we can't help you", "we will lean on our vendor to see what they can do", and we've never heard from anyone. Correctly stated in another review, they really squeeze profits by using cheap contractors and cheap vendors, cutting corners everywhere. The other builders in this neighborhood seem to have much higher standards. Overall, I think this neighborhood is too nice to have any KHOV homes. I will not ever buy a KHOV home, or recommend them. I know many people with KHOV homes that are having problems in this neighborhood. I wish I had done more homework before selecting this builder, but I hope these reviews give people some idea of what you're in for if you buy a KHOV home.

In June of 2013 we began our home building process with an estimated completion date of Thanskgiving. After the foundation had been prepped and before the slab pour, we hired a structural engineer to inspect. He found several deficiencies including but not limited to one pad where the depth measured no more than 3.1". We spent 2 weeks going back and forth with the construction manager on whether this needed to be addressed. We were told (in the presence of the engineer) that they pour foundations all the time that are 2-4" thick and don't have problems. They did finally make the fix and pour our slab. After that delay, our timeline was pushed to 2nd week of Dec.
Framing went up quickly and we again had our inspector come out. He found widespread use of utility grade lumber supporting the 2nd story floor joists and several other issues. This is against Texas building code. After the report and multiple discussions, he went through and marked all improper framing members with spray paint. They were eventually replaced.
Not long after this we were given a tentative walk through date of 12/18 so that we could "for sure be in by Christmas". This did not happen. We were a couple days before our walk through when we were told that the tile we ordered wasn't available. It was clear our timeline was shot again. Then the area president John ** personally walked the home and gave an arbitrary closing date of Jan.22. All work came to a halt.
We noticed that several sections of shingles were pulled up (as if something were dragged upslope) on the front and back elevations of the home. We had our inspector check it out. He found such widespread incorrect installation that his recommendation was for a complete re-roof. The construction manager and area manager both delayed in responding to our concerns. We then contacted the area representative for the shingle manufacturer to personally inspect and confirm not only poor installation, but confirm that the warranty would be voided. He agreed, so the roof was replaced. The shingles were not at all attached to the roof, the installers used a nail gun (improper) and the nails were over driven completely through the shingle.
I watched as the shingles were removed easily by hand, no tools needed. The re-roofing effort was 1/2 complete on day 1. My inspector went to take a quick look. The spot he happened to look at had the exact same problem as before. He took pictures and sent his concerns about the re-roofing effort to the local people, but also to the higher ups. The next day there was an additional builder provided inspector on site as well as the director of code compliance. They gave some lectures to the roofers and the construction and area managers about how to properly oversee an installation.
The next business day we had a meeting scheduled with John (who did not return any emails/phone calls prior to my inspector going over his head). We were supposed to be meeting to discuss concessions for the purchase in the form of sod in the backyard, gutters, or financial compensation (we lost our homestead exemption, and paid twice to extend our rate lock, 2 extra months of storage fees and rent). Instead we were told they would be terminating our contract. They cited a clause in the contract that gives them the right to terminate if a dispute arises.
There was no dispute, that means there is a disagreement between parties. They did not/could not dispute the construction deficiencies, that is why they were remedied. The area president was simply upset that our engineer sent his report further up the chain of command. So now our family of 7 is left scrambling 3 days before closing on our home. Please people, do not build with Brighton Homes or any other K Hovnanian subsidiary. They do not deserve your business.

After several highly recommendations from friends who had a great report with K. Hov., we decided to have them build our home on our own land. We've lived in it for 4 years this Jan. 2014. Some of the issues we've had is we were told we'd have a water manifold system and we didn't. Consequently, our master bath tub started leaking and we had water running across our garage ceiling and had to shut the water off to the whole house (because they didn't install a shut off valve on the bathtub). They did come out after a few days and put a shut off valve in and fix the leaky lines. They used different sized pex lines. I don't have the water pressure that I had in my former home (same property). Often my kitchen sink will lose water pressure when the dishwasher is on. In the laundry room, I have a blue water line hanging down from my ceiling to the wall for the outside spigot because they accidentally covered it up while dry walling.
In the bedroom downstair, there was on heating/cooling vents at all, so in their attempt to find the duct work, they drilled hole all over my ceiling and after not finding the duct work, they went into the room above it, covered up one of the vents in that room with a piece of wood and then cut a hole in my ceiling to install a vent. So now both rooms are short 1 vent. Our floors squeak and are hooved up in places. When we called them, the guy who came out pulled our carpet up, said that the floor had not even been fastened down. He did what he could but we have terribly squeaking floors and where the carpet was pulled up it has pulled away from the metal strip on the floor and I have bare tacks and have to keep a rug over top of it to keep from cutting our feet. There is no kind of sound proofing on the floor whatsoever.
If you're downstairs and someone is in the kitchen, it sounds like they're going to come through the ceiling. Our main bathroom door won't latch without pulling up on it. They came out to fix it, but it's still doing it. The paint on the bathroom wall downstairs is bubbling up and chipping off as well as the paint around the master bathtub. ALL the caulking around all the bathroom tubs, vanity and kitchen cabinets has cracked or come off. The bathroom downstairs is so noticeably out of square and the ceiling is lower than 7' because they ran the bulk head through it. Both my sons are 6' 6" tall, needless to say, not much head room. What's heart breaking is that it took us 23 years to get to the point that we could build our own house and this is what we ended up with. Oh yeah, the best part, they installed the shut off valve for our gas furnace inside the furnace with temporary lines, which was illegal. I'm thankful that I have a home, but please choose another builder if you're wanting to build your own home. These are just some of the problems we had. There are more.

I purchased a home in one of their communities and it has been a nightmare. The lender was awful and the house has had several issues, including a warped front door. I have contacted the company and in their defense some of the issues were addressed but there are still a number of issues that I will have to fix. I will not buy from them again nor will I recommend them to my friends. Attached is a pic of my front door. As you can see there is daylight and cold air coming through!

Just a quick note to anyone who has purchased a new home from KHOV. I am one of the buyers of their property, Station Square, Union, NJ. I was promised a home that had 2017 sq ft of LIVING SPACE. However, upon appraisal, it measures only 2037 sq feet. Upon notifying the builder, I was basically asked to "do whatever you want Mr Shah", we cannot help you. I would recommend any and all of you to make sure you measure your homes and verify the square footage of your homes. Please also compare that data with what was originally advertised. As a new and first time K Hovnanian home owner, I am deeply disappointed in the quality of construction and Home Owner services K. Hovnanian Company provides. Living in my current home for less than two years, I have already spent more in repairs on my new home than I had in the previous six years living in my 25-year-old condo. If I was suffering alone, I might consider it as a case of bad luck. But in the time period I purchased my home in Meadow Creek Estates in Manalapan, NJ, there were thirty home sites available for purchase. Out of those thirty homes that were built and sold to home buyers, I know of at least six newly-constructed homes that have had problems similar to mine in the same time period. That is a 20% failure rate, a statistic I am sure no one can be proud of. The issues that have arisen relate to poor quality of construction and poor quality of appliances installed and a complete lack of responsibility from K Hovnanian for each.
The questionable quality of construction became evident recently when my roof started leaking water after a mild rain shower. Further inspection revealed 80% of the shingles along the ridge vent were missing and the leak was due to the missing shingles. The roofing expert I contracted explained that the shingles were probably lost in the mild windy conditions we experience in New Jersey because the wrong size nails were used to attach the shingles to the roof along the ridge vent. The shingles along the ridge vent have extra padding underneath and thus a longer nail is required to secure the shingle to the plywood underneath than that used in other parts of the roof.
After addressing the problem with K Hovnanian Home Services, I was told a change in nail size is not required and K Hovnanian would not stand up for the quality of construction it has provided, nor would it help with the repairs. Additionally, the Home Services Representative said the missing shingles were due to Hurricane Sandy (October 2012). How he could conclude that I do not know since the leaking only started in September 2013, one year after hurricane Sandy. Logically, to lose 80% of the shingles in only one area of the roof and not any other is more indicative of using the wrong size nail to attach the shingles to the roof than it is of losing shingles due to wind conditions since, I would imagine, wind affects the entire roof equally.
This fundamental lack of understanding in shingle installation begs the question what other shortcuts were made in the construction. I was planning to install solar panels on the roof next summer, but now, uncertainty in the quality of construction forces me to reconsider that option. Additionally, having lived in Florida for 10 years, seeing hurricanes for many years, I never lost a shingle. Is the quality of construction in New Jersey that substandard or is that my house in Florida was not a KHOV home but rather a Pulte Home? Being the largest builder of homes in New Jersey, I would expect KHOV to demonstrate better quality standards than what I have seen.
In addition to quality of construction, the appliances installed during construction were of substandard quality. The water heater, for example, malfunctioned after only 12 months of operation resulting in $1300 in repair costs. The water heater in my condo, in contrast, has lasted for twenty five years without any problems or repairs. The repairman that fixed my water heater claimed to have fixed twenty of the same model water heaters in last two years, also installed in Meadow Creek, and the KHOV community adjacent to us, The Four Seasons. When a known problem exists with these water heaters, why would you choose to install this equipment in a new home? This demonstrates a complete disregard to customer satisfaction. The limited liability warranty provided by KHOV dissolves KHOV of any liability of the appliance. But why should that be the case when I paid for it in the price of the home, but was not given a choice as to what equipment I wanted? The decision to install the AO Smith water heater was directed solely by KHOV. Clearly, the conclusion to be reached is that KHOV purchased and installed discounted appliances to increase its margins at the expense of its customers.
Customer satisfaction I know is valued at KHOV. For the first twelve months, I was routinely flooded by KHOV questionnaires regarding my satisfaction and the quality of construction. Enamored by the new home, I consistently gave high ranking to KHOV in both satisfaction of the home as well as the service provided by KHOV Home Services division. I now see those rankings were wrong. Having lived here for less than two years, my feeling of dissatisfaction cannot be more strongly expressed.

We built a home last year. We have had problems ever since. The main problem we have is with our yard. We were told that it was graded to the standards that it was supposed to be... It sloped and looked terrible. The dirt seemed to magically disappear on a daily basis. We have a drain in the back, so we assumed that was the problem. We saw in the drain, which was always full of mud... the hole for the drain was cut too large and the dirt was just pouring into it. We spent 6 grand trying to fix the yard. We put a patio, had to do a retaining wall. Our hot tub is not level because all of the dirt under the patio has eroded into the drain. They say there is nothing wrong. We were told we are "** out of luck". We don't get called back, hung up on.
Bob **, who is in charge of this area hangs up on us, doesn't call back, etc. We had someone who said they would come out and look at that, and the walkway leading to our front porch is cracked (after a year!!) because there is no dirt under or around it. It is also eroding. We get the runaround, not called back, told it's our problem. We have since contacted the BBB and gotten a lawyer. All we want is a yard. We spend $200,000 on our home and the outside is falling apart. If you see this, please think long and hard if you want to go through this drama and headache. Not worth it and wished I hadn't built. I have attached a picture of the drain and the sidewalk. We have put dirt around the sidewalk countless times..

I purchased a house from K Hovnanian at Four Seasons @ Upper Freehold, N.J. in 2003. I paid $9000 extra for a stucco facade. I wasn't happy with the job they did so I complained for one year. They finally sent a crew to "repair" their work. Soon after, small cracks and discolorations reappeared, but I was assured it was the normal settling process. Lately, with all the storms and rain in this area, buckling began in certain areas, and there was evidence of water seeping into the cracks. Now, some professionals tell me there is a strong possibility of mold and structural damage as well.
K Hov is refusing to resurface the area because I am 4 months out of warranty; I contend the inferior "repair" they did in 2004 never solved the problem, so they should honor the warranty, if not stand by their work. The company's own mason assessed the condition, and he suggested the work needed to be done. They ignored his recommendation, and hid behind the definitions in the document.
I am a 76-year-old widow on a fixed pension. There is no way I can afford to fix this major problem on my reserves. This is a David and Goliath scenario, with one having limited resources, and one having limitless resources. But, does that mean the builder does not need to be held accountable for shoddy work and inferior materials? A facade should be expected to last much longer than what it did in my home, as well as others in the area. Buyers BEWARE! This is not a reputable company to deal with. I am now going public with my issue. The consumer should be aware of some of the many unprofessional practices of this firm, and the more reviews out there the better. By the way, I have recently been informed that this developer is no longer offering stucco on his homes. Does that tell the world anything?

We closed on our home in April 2008. I am writing because we have had nothing but problems with our upstairs air conditioning unit and we have spent hundreds of dollars getting it fixed. We've had 3 different companies out here to check on it and each one has said the same thing. The unit that was chosen to run air upstairs isn't strong enough. We've called K Hov and the company that installed the units. We get no response from them and the company that installed it says that they don't service our air. We've been having trouble for 3 years now. They won't even return our calls! We are angry and frustrated. This was our dream house and it has turned into a nightmare. The air conditioner is not supposed to break after 3 years! We will never buy a K Hovnanian home again.

Our building process was pretty smooth. We didn't have much problems, got weekly updates, got to walk through during the building etc. We were excited that we had a park not far from us for our future children to play in. We built in Lorain OH, Parkside Development. When we moved in, we noticed things that we overlooked - crack in the top of the toilet, paint on the floor, etc. We were told that we had a year of maintenance free, so they came over and fixed things. Then we were informed they would not do any painting, since we got the paint off the carpet.
Our backyard is completely uneven. They said, "That's what the 'plans' called for." The homes are not the correct amount away from us (should be 10 feet in between; parts are 8 ft. and some are less). Our house isn't even on the lot. We got the runaround about everything. The park that we were excited to be around - there is graffiti all over it; benches and tables are coming out of the ground; sidewalk is buckling; there is drug paraphernalia all over. The homeowners' association is a joke. They state that they cannot fix it, that it's the K Hov's problem. K Hov says that it's the homeowners' problem. Now that it's getting warmer, the grass in the empty lot in front of ours is over 34 inches tall. In Lorain, it's not allowed to be over 10.5 inches.
Now K Hov told me that it's not their problem, that it's the homeowners' association's problem. I emailed them and they stated that it's K Hov's. I have been getting the runaround all year and I can't deal with it anymore. If you see this, make sure you don't buy. They will mess it all up for you. Be careful!

The decks on K Hovnanian Homes are unsafe! My wife and I were moving around our deck from one end to another end and the deck was shaking - unstable and not safe for occupancy. A number of our neighbors were having the same problem. I called the City of Chaska, MN Inspection Division for new home building in the area. I complained to the inspector there about the decks being unsafe. He told me that the decks passed their inspection to meet minimal code. I explained to him that this was a public safety and liability issue. Seems like they don't care. How these decks passed through quality inspection both by the builder and City of Chaska puzzles me.
I complained to the Director of Constructions of K Hovnanian Home (Dale). He came out to the house and checked the deck. He found it to be unsafe as well. We moved into the house on January 12, 2013. How does this happen other than someone getting paid off or no one gives a damn! Unhappy with total construction techniques of this company and shady workmanship. If I didn't complain and send out emails to my neighbors, this would have gone by the wayside until a deck collapsed and somebody got hurt or killed. K Hovnanian said they will correct the problem, but the question is how well will they do it. I wouldn't recommend this builder to anyone looking for a new home.

We moved into the house purchased from K. Hovnanian on 10/19/12 and have been experiencing condensation on all windows and the back door ever since when temperature drops down outside. It is 1/25/13 now and after the company tinkered with the HVAC system on 1/09/12 and replaced the motor that opens the damper which the HVAC person said wasn't working properly, the condensation is still not fixed. We don't know for sure whether we are the only one with this problem or not, but all three of our neighbors do not have this problem at all and we all have same windows.
They all blame condensation to humidity level inside the house and now our humidity level is the same with a next door neighbor who shares a wall with us. We have a duplex and yet, they do not have condensation and we do with same air cycle and same windows and same thermostat setting of 72 F and the same humidity level. So next week, the builder is going to check the windows with the window manufacturer and check the HVAC system with the company who installed it and make them sign the documents that says everything is okay and working properly. They are going to call it a quit whether condensation is fixed or not.
Hovnanian guy, Paul, says the rest is on our lifestyle, how many showers we are taking, and so on. But the same humidity level with our neighbors shows we have the same life style. If we take more showers and cook more than our neighbors, we should have higher humidity level than our neighbors. And now, he says condensation is not covered under warranty. It is not under warranty because it is not supposed to happen. We never had this problem with previous homes built by Centex, Ryland and Van Metre, not a drop of condensation under any temperature outside.
We did not pay $483,220 of our life time savings to end up with a sweating house, specially when other houses are okay. Is it wrong to expect the same as others? Unless this issue is resolved, we can't even sell this house with this problem. After all, who wants to buy a house with perpetual water problem? Since we didn't order the house with condensation and the builder looks like they are ready to plan an escape route rather than its business obligation to deliver a defect free homes to home buyers, we need to prepare ourselves with this ongoing stressful issue and are formally requesting a complaint process and hope that Consumer Affairs can help us.
How can we trust all involved companies to be honest and ethical in their business? How can we, the home buyers, protect ourselves from this totally unexpected, not normal situation when they all conveniently sign the paper and go away and leave us the problem house? So we are asking the builder to buy back the house or stay on top of it until it is fixed whether the cause lies with defective windows or the HVAC system because, in the end, we bought the house from the builder and not from one of its contractors. They should take the ultimate responsibility no matter how long it takes to solve the issue.
We are the victims from the builder's poor job of overseeing everything during construction time. Please help us! The builder sold us a 4-bedroom house and is telling us to limit the showers and cooking. My brother is in the process of moving out of our house to his townhouse which he settled on 1/16/13 and only our 84-year-old mother will be there until I get there in March. Still, it will only be the two of us who will live in that house and then what is the builder going to say?
This is a 3927-sq. ft. house measured in two levels not including the basement according to Allstate Insurance. This house is built for big family living, and they are trying to blame it on the # of showers taken. They are ignoring the proof of humidity level taken daily with hygrometer by my brother and Paul will use that to access the performance of the HVAC system working properly now and will still talk of nonsense of us taking more showers than other homeowners, then totally ignoring the same humidity level with our neighbors. According to the same humidity level with our neighbors, it shows we have same lifestyle, again.

Do not buy from K Hovnanian! We found a sewage leak in our home that was created by their electrician who drilled right through the line when building the home and now we have to cover the cost to repair! Several neighbors in our community have had horrible experiences with cabinets not matching, wood floors lifting and the company does nothing to repair. We would not recommend this builder. We've owned Centex and Winchester before and they've been excellent quality!

Over the past several years, numerous homeowners in my community have been experiencing water either within and/or outside their homes. This is a gated community consisting of 500 homes. I am guessing that approximately 30 or so homes may have had leaks at one point. My next door neighbor has a leak and two neighbors across the street from me have leaks at this time. I’m not sure how many others. On one occasion I had a water leak from a pipe in the wall that leads to my water heater. I called the company K. Hovnanian. This leak was fixed. Two weeks ago, I found another leak on the outside of my home. I found out I have another slab leak underneath my home. I called the company and they state that this is not their problem anymore and we should either pay for these leaks ourselves or call the water company.
This company is placing blame solely on the water stating that the water is corroding the pipes. My understanding is that the homes were built with under par level copper plumbing. I don't know much about plumbing, but these pipes that I can see still have duct tape attached to them. Please help us, we have a community meeting this Thursday, January 27th. If this is not resolved soon, I am going public with this info. Thanks.
You can’t use water when needed. Water is turned off when sleeping and while at work. I’m not sure if there is mold growing under my home. I can’t afford a plumber.

I bought a condo from K Hovanian in February of 2008. It was one of the last condos to be sold by the builder, K. Hovanian, in the Avenue One development, which has a total of 404 units.
When I bought the condo, the HOA dues were $352. A few months after my purchase, I was informed by management and the board of Ave One that my dues would be increased by 20% annually for the next few years until my dues reached approximately $570.The reason for the increase in dues is as follows. When I purchased the condo, the dues were assessed based on a Department of Real Estate budget that had dues ranging form $300/month for the smallest units, and $352 for the largest. According to the CC&R Budget, which we were bound by law to conform to going forward, the assessments were to be determined based on square footage. This caused the smaller units to have a decrease to about $220 and the larger units to go up to about $570. By law, they could only raise the assessments by 20% annually, so units such as mine, would be raised 20% per year, until they reached the correct amount.

I called the Kia Dealer last week and complained that my car has been driving poorly for the past couple of months. I told her that I've had it regularly maintenanced and my mechanic told me that my cylinders were 'warped'. I also mentioned that I had a major tune up several months before with spark plugs, coils, etc. changed. The mechanic said that this was typical of the Kia since the first several years they came out, they were lousy cars. My car is a 2001 and even though I have had minor problems, I always got regular oil changes, and any other problems fixed or looked at to keep the car running smoothly. I have a 10-year warranty and since this was the first time I've had a 'major' problem, I felt it would be fair for Kia to honor my bringing it in. I received a call from Keri telling me that Kia would not honor the warranty because I did not have the timer belt changed at 60,000 miles. My car had 64,900 miles (since 2001)and since it was the first time I've had a problem I felt that spoke for itself the fact that I have maintained it in good condition. I paid off the car and feel that Kia won't honor the warranty because I no longer owe them anything; however, I still owe my credit union $6,000 for the car and at this point they want me to pay $5500 for a new motor and I do not think that is fair. I gave them copies of the work I had done this year but they said they need all the records of the maintenance and I don't have it. If you go on line, you will see that Kia had many, many problems with their first models but I did not let any problems progress, I had them fixed before escalating into bigger problems.

I have purchased a town home built by K Hovnanian Homes (KHOV) in a community named Villages at Meadowcreek at Manalapan, New Jersey. I am disappointed with the quality of service of the Warranty department of KHOV.
During the warranty walkthrough after 5 months of construction, we listed a few issues that we found (such as a broken window shutter, bubble in the hardwood floor etc.) The warranty team came and fixed some of the issues partially in the month of February.
It is almost 3 months now and none of the Warranty team members have showed to follow up and fix the reamining issues. I still have my window shutter broken. My wife left many voice mails to the KHOV Warranty department and no one has responded.
For fixing the bubble in the hardwood floor, the construction team left a few stone filled heavy buckets to press the floor downwards. The team was supposed to come back and remove the stone buckets (they were 4 in number and each of them weigh almost 20-30 lbs). They never showed up and it is very dangerous to leave in the dining room like that. I have a 3 year old daughter who is potential danger of getting injured. Seeing this I have to personally remove this from the room and I kept it in the patio. I am totally disappointed with the K Hovnanian team for not fixing my issues and also for not responding to my concerns in a timely fashion.
My window shutter is still not fixed. The stone buckets are still in my back patio and it is not removed, because of which I am not able to let my child play in the back patio.

I feel a little bit comforted in that I am reading the same problems..stalling on my 2001 Kia Rio I don't drive much only 40,000 miles on it..but when I go out on the freeway for a couple hours and pull to a stop sign it stalls and chokes and I turn it on and it starts up again..not in the city but only after traveling on the freeways for a couple hours..weird...makes me nervous to have it happen again.
So far I haven't had to go to the garage because you never know when it will happen so I haven't had any bad things happen to the vehicle

Khovnanian Builders build our home that we currently live in. This project lasted two long years eventually we closed on the property Feb 6 of 2007 and 24hrs after closing our appliances were stolen, the police did not report any forced entry. Our keys that we received from closing did not work with the locks but the khovnanian employers keys worked. And the builder did absolutely nothing about it. They just directed us to our Insurance company to flip the bill.

Executed sales agreement on August 9, 2006 with contracted home delivery by January 25, 2006. Builder has refused to commit and provide a settlement date and is now telling with no guarantees that the home will be ready in July/August 2006. I relocated my family from Connecticut and sold my house based upon a January delivery date. All of my household goods are in storage and I have been living in temporary quarters since November 25, 2005. This is a overall situation and I can provide more issues that are plagueing me and my family. Builder has not explained why the home could not be completed in a timely manner.
My wife is transporting my children to their new school on a daily basis. We have been living without access to household goods and have to replace clothing, TVs, furniture etc. I am paying and will have to pay $2000 a month for storage, $1385 per month for a short term lease, transportation costs and other tangible and intangibles.
