The best home warranty company on the market. Amazing reps hastily solve your claims. My A/C stopped working (giving out hot air on all settings) so they had a technician sent over which replaced the freon inside and it started working again! Gotta love it. It all cost me $45!

I am glad I didn't buy policy myself. We asked seller of our house to include a year's full coverage policy. We got everything in the policy. Why not, we weren't paying. Well, our front load washer failed giving a warner light and water not draining. It took a couple times to get claim followed through to local repair service. Local service came and we paid the $60 deductible for diagnosis that drain pump in washer will most like need replacing. Common failure we were told. Several days later, we were finally contacted by THP and they said washer was unrepairable, but will give us $150 towards new washer...completely washing their hands off their need to fix. How would you like to buy a car to have it fail and the dealer sends you way with a $500 check to go out and buy a new car. Nice warranty. I have determined that THP is not worried about repeat business. That is why they push discounted multi-year plans when you buy your first year. Stay Away.

The consumer placed a claim for a clothes washer on 03/2/2019 stating the unit was not working properly. The vendor reported that the failure was the motor control board had failed. Based on the age of the unit, it was determined that in order to provide a long term solution to future potential future issues with the washer, it would be more cost effective to provide the customer with funds to put towards the purchase of a new unit. It was literally the best call I have had about a home warranty until after the rep. took my card information. After he had my information he tried to upsell me, under the guise of a discount, which was completely inappropriate. If he didn't already have my financial data, I would have hung up the phone and went with someone else. Kind of sucks to start out with a feeling of frustration when they are there to protect you.

I have had several other Home Warranty companies and they all love to find reasons not to cover the equipment they promised to cover. I've had First American and Fidelity and a couple others. Total Home Protection, or as I now think of them, Total Home Rejection, is the worst yet. And they were the cheapest so I guess you get what you pay for. I was talked into switching by a realtor who uses them. The thing with Realtors is, once the house is sold they probably don't know what goes on later. We've had three claims so far with Total Home Protection. The first one wasn't a problem. It was a plumbing stoppage and they covered it. The second one was a leaking faucet leaking into the sink and leaking below the cabinet. They don't do fixtures. That's ridiculous. This is a very common wear and tear problem but they don't cover it.
The third problem was a dishwasher. Knowing that they don't do fixtures I called beforehand and told them the problem, which was that the water was leaking into the cabinet below the sink. And also the dishes weren't getting cleaned properly. I asked if they covered it and they said yes. Then when the repairman came he calls me and tells me that they will not cover it because it is a maintenance issue. This is just a scam written in their contract. There's no way you can maintain a dishwasher's plumbing. We told them we wash the dishes off beforehand but they insisted that this was a maintenance issue and they weren't going to pay. In particular, the CSRs on the phone were very rude, talking over me and threatening to hang up. I'm going to write a letter to the company, giving their names.
As I said, I've had several other warranties and this is the worst. If you have all new stuff then you'll probably get it covered but that's not why we get a warranty. One warranty is on a rental house that has heavy use and the other is on an older house here in California. Some of the worst reviews on here are from California so I'm thinking they might have a state problem here. Whatever it is I canceled both warranties in Texas and California which I had prepaid, and went with the top rated company American Home Shield. I asked them if they covered fixtures and they said of course. I asked them if they would cover a plugged dishwasher line and they said naturally.
In fact, we had had this problem once before and Fidelity covered it. So stay away from Total Home Protection -aside from the cheapness of it there's no benefit. And never prepay for these things. They offer 14 months if you prepay for a year but it's not worth it because they will not give you any money back no matter when you cancel. They keep everything. So go month-to-month and then you can cancel at any time.
Thank you contacting us with the above referenced complaint. We at Total Home Protection treat each complaint with the utmost respect and use this feedback to better serve our valued customers. Understandably there are two sides to every story and always look for a fair resolution between all parties.
The consumer placed a claim for a leaking/dripping faucet on 2/22/2019 stating the faucet in the kitchen sink was leaking. Per our policy this failure is excluded from coverage. Please see the referenced section of the policy below:

The consumer also placed a claim for a dishwasher on 3/13/2019 stating the drain from the dishwasher leading to the sink is clogged and is also leaking at the joint. The vendor reported that the failure was a clogged drain pump which caused it to crack and leak due to a lack of effective maintenance. Per our policy, this failure is excluded from coverage. Please see the referenced section of the policy below:
V. GENERAL LIMITATIONS OF LIABILITYD. This Agreement covers only repairs and/or replacements due to mechanical failure attributable to ordinary wear and tear. Accordingly, the Agreement does not cover failures which may result from other causes, such as without limitation abuse; misuse and/or neglect; lack of maintenance; rust and/or corrosion; noise without a related mechanical failure; chemical or sedimentary build up; failures due to calcium build-up; lightning strikes; missing parts; animal, pet and/or pest damage; power failure; power surge; fire; casualty; acts of God; structural and/or property damage; flood; smoke; earthquake; freeze damage; accidents; war; acts of terrorism; nuclear explosion, reaction, radiation or radioactive contamination; insurrection; riots; vandalism; or intentional destruction of property. In an effort to provide good customer service, we first offered the consumer $100 towards the repair which was declined. We then offered to cover half of the total cost of the repair to which the consumer declined again. The consumer ultimately decided to cancel both policies, to which there was no refund due after the cancellation calculations were completed.

Total Home Protection stood out because of the price, and when I talked to them, they said that they had more service technicians where I live. I recently had a claim for a washer. I called and they took it, and they sent somebody out. The technician came out and he diagnosed the washer. However, he didn't have the authorization to do the work so he had to get the authorization from Total Home. Then there was something serious about who was going to notify me when the part came in, whether the technician or somebody from the office was gonna do it. Eventually, the part was mailed to me so I had to call the technician. There were too many steps involved.
While the reps at Total Home were friendly, I was given conflicting information. One person said that the technician was gonna have the parts, and the other person said that the company would give the part. They were not consistent in the responses that they gave about how to get the washer fixed. In the end, the washer was fixed and is doing fine, but it took almost two weeks. It's an awfully long time to get it fixed.

When I was doing my home warranty search, my realtor gave me some names to check out that she has recommended. I looked Total Home Protection up. I liked the rates that they had and what they offered for the price so I ended up with them. I got a three-year contract, which I'm happy with, with the rates locked in. They were very easy to get a hold of and they worked with me in terms of getting the package that I felt I needed. They were really flexible and were willing to help out. I was able to get a much better deal and that helped me with my budget while still having protection on my home.
I started my contract with them in January and I already filed a claim for the tank part of my toilet as there was a problem with its pump system. I submitted the claim over the phone and the rep I talked to was really polite and took down the information. It was Saturday then and the repair company came on Monday. My wife was the one who interacted with the techs and she had a bit of difficulty understanding them, what exactly was wrong with the system and what repairs they had to make. But they fixed the problem and we haven't had any issues with our toilet with the repairs that they made. I would recommend Total Home Protection.

I told Donald ** that I did not want the service and he charged my card $144.00. I have had to cancel my card. I can't believe he was such a unscrupulous scoundrel. If this normal company policy, it is even worse. I plan to report to BBB.
On 3/14/2019, we called the customer from a request for information about our services. Once explained, a 3-year policy was offered. The consumer advised she could not afford a 3- year policy, then agreed to a 1-yr policy with 3 payment increments of $144.00.
On 3/15/2019, we received an email from the consumer stating the charge was done without authorization. Per company protocol, the phone call was pulled and reviewed, where it was confirmed the consumer accepted the aforementioned agreement. One of our managers reached out to the consumer and explained the conversation again.
In an effort to provide good customer service, we offered 1 free service charge for the first claim to be placed which was declined. The consumer ultimately decided to cancel the policy, and a refund for the amount of $144.00 was processed on 4/1/2019 to the card on file.

On Monday a very good HVAC technician came to our home to diagnose an issue with our system. He was very thorough and determined we needed a new fan on our outside compressor unit. The claim info was submitted the same day. Wednesday I received an email saying to call for an update on claim. I spoke to a Gabrirella, and was informed there was an issue - she transferred me to Shawn who informed me our claim was denied because there was mildew on the outside of the unit. I disagreed with the decision and was then referred to Marvin who said he would send a “goodwill” check for $150.00 - would that make me happy. I asked how much was the quote for replacement fan - just under $200 plus labor. I told him I wanted my fan replaced. No resolution.
I called the technician that had come out & he couldn’t believe the claim had been denied. I called Total Home Protection again, spoke to Sharon, explained situation to her & she transferred me to Kisha. Told her the whole story. She said $150.00 was all they would do. I asked for her supervisor & after 10 minutes I finally hung up. Listening to ad while on hold they say “don’t get stuck with a repair bill” and “breakdowns occur due to normal wear & tear”. Well you can pay your premiums, and still get stuck with a bill if you use Total Home Protection. I would advise you to choose another company.

I love Total Home Protection. I've been in my house since 2010 and my plan covers the dishwasher, washing machine, dryer and my refrigerator. I have the extra package, where they also protect the well and septic, and it's only a few dollars more so I would suggest that people get it too because it helps. I get more with Total Home Protection than I did with my previous home warranty so I'm very happy. Navigating their website was pretty easy too.
I submitted a claim with them online for my stainless steel dishwasher and they were very nice and they got it within 10 hours. Then the guy called me back, made the appointment and they came the next day. What happened was, it wasn't explained that the little dishwasher pods were too much for my dishwasher. The people who make the pods didn't let me know and I would put in too much. So, the guy explained that with stainless steel, you only need a teaspoon for the whole wash. He then rinsed it out and got rid of all the extra soap. It's now back to normal and doing great.

I have had difficulty now on my third claim each time to get a professional, competent contractor to my home. I have had three different problems in the last 7 months. Each time, I am assigned the same exact contractor who has to be called or texted or both multiple times to get a response from him. He did not show up or follow up with me as he promised on multiple occasions. I had to get two other contractors to come and fix the problems. I once had to find one of them myself and get reimbursed by total home a month later because it took too much time for them to address my plumbing back up.
Now, I am a week in with the heating element out on my dryer and because the contractor won't call back again (contacted him 4 days ago) it is taking 24-48 hours of a business day for a reassignment by Total Home. It will also take 24-48 business hours for a supervisor to call me back. Since it Friday that might be next week. I am convinced that there do not have many contractors in my area -New Orleans . When I was sold this product, I was specifically told by the salesman that NOLA was a busy market and usually they can get a contractor out within 48 business hours. That is not what has occurred.

There was something jamming my dishwasher. I submitted a claim through Total Home Protection and the contractor came out the next day. They were fast and very efficient, and they took the time to do the whole thing. Once they found the problem and fixed it, they went through a whole cycle of the dishwasher and made sure everything worked right. The unit has been good since the repair. I've had a good experience with Total Home Protection and I'm very satisfied. They've been there for me when I needed them and that's all that matters to me.

Very bad experience with this company. I will never recommend to anyone. A waste of money, very rude and unprofessional staff and service. I’m not sure which is worst, every time I called it was unprofessional, how staff address clients, the joking around and playing in the background you can hear, and the supervisor’s and management are rude as well they seriously need a real course on customer training. This company will lose so many clients.

My sisters and my brother-in-law both have Total Home Protection so I switched from American Home Shield to them. It's cost-effective. Also, American Home Shield kinda messed up my account and it went over so I would not hire them. I've only been with Total Home Protection for three months now and had one issue so far. My filter was installed too well so the airflow couldn't pass through. It got stuck and caused the system to overheat. It then shut down by itself. We put a claim to the Total Home Protection and I did it online. I didn't have any difficulties, but it was not as easy as the American Home Shield website. I was with American Home Shield for six years so it was kinda different when I switched over.
It took the contractor two days to come out. The first guy misdiagnosed the issue and we still had a problem. I called him back and he said to let it run for a couple of days but it was never on. I called back and begged them to come back. The second time, I talked to the owner and he said he was gonna come out. He looked at the unit and spent quite some time looking at the issue because it was more like a filter issue and not the unit itself. It took him a while to figure out what was going on. American Home Shield is such a bigger company so when we had issues, they sent big companies out to fix our issue. With Total Home Protection, it was a local contractor that they dispatched and they were not as experienced as the other guys that were sent from American Home Shield.

When my stove top went out I called them and they couldn't provide a repairman in my area, told me to find one and pay them and they would reimburse me. I have not seen my check yet for reimbursement. The repair was man the first part of January and it's March 5 now. I would stay away from Total Home Protection as of now if your thinking of getting a home warranty. I will update this if I get my check. GOOD LUCK.

The consumer placed a claim for a stove on 11/27/2018. Unable to get a vendor with availability we offered the consumer to go through reimbursement. Reimbursement is where the consumer contacts a local vendor to diagnose the unit and once approved, we would send a reimbursement check upon receipt of the invoice.
The consumer was able to secure his own vendor and we received a diagnosis on 11/29/2018. We advised the consumer the claim was approved, and issued the reimbursement. The check was delayed due to an internal banking issue, but was ultimately mailed and cashed by the consumer.

Our first experience was our washer. They told us they don’t fix bearings. Then our fridge can’t fix. Too old. Then dishwasher bought us out but not even close to what it was worth. Then a couple weeks ago we woke up to water running out of our garage and called right away was told they were not a 24 hour service very abruptly. I had to turn off my water. My husband called the company that was given for the claim. We left 3-4 messages never got a call so we had it fixed by another company. We sent in the paperwork and was told they don’t cover water heaters. There is always a reason why they couldn’t fix things. Very frustrating and customer service is not good or pleasant. Will not recommend this company to anyone. Mrs. **

The consumer placed a claim for the clothes washer on 12/27/2017 stating the unit was not advancing through cycles. During the initial claim call-in questionnaire, we asked the consumer when was the last time the unit was working properly, and the consumer stated “a week ago” which would make that 12/20/2017. We assigned a vendor who reported the bearings had failed. Coverage went into effect on 12/6/2017. Being that the unit was not working properly on 12/20/2017, this is the definition of a “pre-existing condition” and NOT in proper working order on the effective coverage start date of 12/6/2017 as bearing failures are not an immediate failure and take months to develop, as per the policy.
This Agreement does not cover any known or unknown pre-existing conditions.
Coverage applies to the systems and components mentioned as “covered” in accordance with the terms and conditions of this Agreement so long as such systems and components are in place and in proper working order on the effective date of this Agreement.
The consumer also placed a claim for a dishwasher on 7/11/2018. The vendor reported the failure was due to a shorted out main control board and a leaking drain line. Based on the age of the unit, it was determined in order to provide a long term solution for future potential issues with the unit, it would be more cost efficient to offer funds towards the purchase of a new unit. The offer was increased as an effort to provide good customer service, and was accepted by the consumer as well. Please see the referenced section of the policy below:
VII. GENERAL LIMITATIONS OF LIABILITY
V. We reserve the right to offer cash back in lieu of repair or replacement in the amount of our actual cost, which at times may be less than retail, to repair or replace any covered system, component or appliance. In the event a covered system or appliance is deemed irreparable or it is not cost effective to repair, we may replace the system or appliance with a system or appliance of like capacity, the price of which shall not exceed the depreciated value of the system or appliance being replaced. THP is not responsible for installation. The cash settlement shall be in an amount not to exceed the depreciated value of the component, system, or appliance being replaced.
The consumer also placed a claim for a hot water heater on 01/16/2019 stating the hot water heater wasn’t working. The vendor reported that the failure was due to a leak coming from the tank. Per our policy this failure is excluded from coverage. Please see the referenced section of the policy below;
V. COVERAGE
G. Water Heater
COVERED: All components and parts for gas and/or electric hot water heaters, including circulating pumps, except:
NOT COVERED: Auxiliary and secondary holding/storage tanks; main, holding or storage tanks; expansion tanks; base pans; drain pans and drain lines; line restrictions; pressure reducing valve; sediment build-up; mineral and/or calcium build-up; rust and corrosion; combustion shutdown; color or purity of water; flues; vent pipes/lines; insulation and insulation blankets; heat recovery units; tankless hot water heaters; low boy and/or squat water heaters; solar water heaters including all solar components and parts; any noise without a related mechanical failure; racks; straps; timers; energy management systems; commercial grade equipment and units exceeding 75 gallons. We will pay no more than $500 per contract term for access, diagnosis, repair and/or replacement

Someone I trust referred me and although it’s hard for me to trust another home warranty company, Total Home Protection has impressed me lately. Don’t waste your money! Our furnace quit working (filed a claim-12/26/18). Service tech came out and informed us that since the unit was 33 years old, he couldn’t get parts for repairs. He submitted our claim and suggested a replacement. I waited several weeks (I was very patient because it’s well-known they take a long time to get back to the customer) then called to see what was taking so long. I was then told it wasn’t covered due to lack of maintenance. Not sure how they can make their “educated” diagnosis from a photo but they did. I know for a fact it has been properly maintained! Heck, it’s over 30 years old and just now quit working. I’d say that it’s been maintained quite well.
The best part is, they never bothered to tell me it wasn’t covered! Middle of winter in Indiana without a working furnace! I didn’t know it was denied until I called almost 2 months after the original claim! Horrible customer service and with their fine print... very few items are actually covered. Such a scam and I hate that I bought into it!

I spoke with a woman on the phone who broke down the whole process for me of utilizing my warranty to fix my dishwasher. It seemed easy enough and definitely something I could afford at this time. My dishwasher was fixed 2 days later by a very nice gentleman named Gavin who told me he was new to the THP network but have had pleasant experiences working with them. I put in a service request (on-line) on Sunday (2/24/19) night for NO HEAT. Did not hear anything or even get a confirmation that my request had registered in the system. On 2/25 I called the 1-800-545-0402 number and talked to Sean/Shawn and was told Total Home Protection had up to 48 hours to assign the job to a contractor. I stressed to Sean/Shawn that I live in Wisconsin and it's 7°F outside and I have had NO HEAT, since the night before. He said there was NOTHING he could do to move me up the list to get someone to my house sooner. The next night (2/26) I tried calling again at 8:00 p.m. C.D.T. (after the 48 hours had expired) and got the message that the offices were closed!
The next morning (2/27) I called and talked to Ron who couldn’t help, and he transferred me to a supervisor, Tea. Tea said that they could not find a contractor who could come and fix it. She said I had the option to find a contractor on my own and have them work with THP to approve and fix the problem. I'm at work and can't use the phone during work hours. I again stressed to her that I had NO HEAT and she said they would continue to try to get a contractor.
I also asked her about the 24/7 Claims Hotline that is referred to on the website. She gave me the same number listed above. I told her that nobody answered that number, and her reply was that, that could have been because all the reps were assisting other customers. I told her that, that couldn’t be right because the answering machine said the offices were “closed” not that the reps were busy with other customers. The call ended with nothing being resolved! This is day 4, I need help and I need it badly!

I've called multiple times to follow up, and two out of the 4 days their system was supposedly down. THEY DID NOT COVER MY AC UNIT BECAUSE THEY SAID THERE WAS DUST IN IT. The unit had sat for 4 months before they got to a resolution, no wonder there's dust in it! They also said it's very HARD for a company like theirs to repair or replace a A/C unit. Total Home Protection, after holding my claim, for over three weeks and asking for a second opinion, which showed clearly we did nothing except normal use, denied our claim for an air conditioning compressor that went out due to normal wear and tear. The unit was installed correctly and maintained correctly. Run, don't walk, away from these scammers and thieves. They are quick to take your money and super slow to deny a valid claim. They find the most unscrupulous ways to deny your claim, due mostly by their one-sided attorney written contract, which you do not receive until after you have paid them.
Upon checking with service contractors who have worked for them in the past I learned that Total Home Protection not only denied many valid, legitimate claims they also did not pay service contractors or were extremely slow in paying them if at all. They denied us because our AC unit was grounded to ground as required by all electrical companies and home inspectors before you can obtain a certificate of occupancy. When I brought that to their attention they said it was written in their contract that it was grounded they automatically deny your claim.
IF IT WAS NOT GROUNDED it could shock and kill the homeowner. Any power company will verify this, but when I explained that to them it made no difference and they referred to their bogus contract that states grounded units are not covered which I did not sign or agree to and they offered me a measly $100 as a goodwill gesture which was an insult and proved to me that they are indeed BOGUS and are total scammers and worthless to any homeowner. It may cost me a small fortune to get this $1,200 claim paid but I will go to extreme expense to get a judgment on them and I will file suit very soon. Run don't walk away from these people. They will not fix legitimate claims and you will be very unhappy with them.

I’ve learned a thing or two from just watching them work. I will say, a few times the communication was off between the Total Home Protection reps and I, but I’m sure they’re very busy and I’m not the easiest customer to deal with. Overall, I give them 4 stars.

I used to try to fix everything myself. My husband and I would spend hours watching YouTube videos on repairing simple household items just to save a buck. We ended up spending more time and money and still ended up having to call a repairman. We felt pretty stupid afterwards when my girlfriend told me that there were provisions that she and her husband had put into place to avoid exactly what my husband and I were enduring. She sent me information on Total Home Protection and even let me take a look at her warranty contract. It sounded pretty legit and I trusted my girlfriend.
We signed up for the warranty and last week we had our first experience with a Total Home Protection repairman. We needed something simple done: the light above our stove kept glitching. He arrived ready to work and fixed it in 15 minutes. We paid a nominal fee and the whole process of submitting a claim, scheduling, etc. only took less than an hour. I’m happy that I listened to my friends in this regard. My husband and I are in agreement that this was a good decision.

I haven’t been a customer for long but the amount of time and energy I’ve saved so far has been unmatched. Total Home Protection makes the repair process as easy as it should be. I’m a single mother who is busy with my 4 kids and work and I honestly don’t want to have to worry about who is going to fix my oven if it breaks, nor do I want to have to worry about my kids using a broken oven to make a box cake while I’m not home. Thankfully, no need to worry about it because my oven has been fixed to perfection for the cost of just a $45 deductible. It was such an easy process. I’m very impressed.

My air conditioner failed. It was working only slowly. I have paid my monthly payments and believed that I had a good home warranty company. When the agent arrived and gave his estimate, Total Home Protection said they would not pay as there was debris in my unit. What appliance or air conditioning unit does not have debris? I am writing to the Attorney General and the BBB... I canceled immediately! They begged me not to and even offered another month 'free!' Free? How is it free, if you do not fix what you say you will? If you are not going to cover something, why don't you come out and see what you are offering as coverage, before having a homeowner believe they are paying for something legit, when they are not?
I called Total Home Protection several times and asked for a statement denying me coverage for my air conditioning going out. The person on the phone was supposed to send me an E-mail, but never did. This is the only e-mail I received and then the service person told me my air conditioning unit was not covered and I would have to come out of pocket to pay for the repair, which still has not been done as of today. This company is horrible. The sales person told me that they had someone answering the phone 24/7. True, but he did not say that it was an answering service and someone will get back to you in 48 hours. Doesn't matter if its an emergency or not. Our heating unit stopped working and they told me I could call my own company, then that company would have to call them to tell them how much it would be. Then I would pay, and THP would reimburse me what they think it should have cost. This must be why they can not find a HVAC company to take our call... What the heck? It is 47 degrees in our house, and they still have not assigned anyone to our claim. Kinda put us in a difficult position.

One week later I still hadn't heard from the company much less a competent technician. I contacted them and was told I could hire my own technician and they would reimburse me for the cost.
By this time my refrigerator had totally quit and the technician could not be at my home for 2 weeks. I moved the refrigerator out of my kitchen to my porch/entryway because it was leaking and I was concerned about ruining my floors. My entry had a concrete floor. The technician came, and as I had assumed, the compressor was shot. THP insisted on speaking to the technician, however had us on hold. After 30 minutes or more of being on hold the tech had to leave. He had other calls to go on. The claims lady from the repair place finally got in touch with them. When asked, the technician told them the refrigerator was not in the kitchen when he diagnosed the problem. They took that to mean it was a secondary refrigerator. I had already explained to them about having to move it because of the leakage.
Through many frustrating correspondences with this company, they totally denied the claim because the refrigerator was not in the kitchen when it was diagnosed by the technician. They didn't care that I had moved it to prevent damage to my floors, they were just looking for a way to get out of paying the claim!
They eventually said they would give me $200.
The amount for repair was $860.
They claimed I would receive the $200 in 30 days. It has been 45 days since they told me that and 5 months since the start of this claim and I still have received no compensation!
If I could give 0 stars, I would!

Run, don't walk, away from this company. I'm sure the positive reviews are fakes. I bought a multi-year warranty and was promised the moon by the salesperson. He said they'd basically cover everything. So far, they have covered nothing. I had a washing machine, a refrigerator, and a stove all die of age within a year and they got out of each one through loopholes in their contract, which I am STILL waiting to get a copy of. In one case, they would only pay the cost of a part that is no longer manufactured. How do you price a part that does not exist??? I had to buy all of those appliances on my own.
When I said I wanted to cancel, they "prorated" my fees paid in a completely non-mathematical way to come out with a result that if I canceled, I would owe THEM money. If I had time, I'd start a class action lawsuit against them, but I don't have time. Save your money and hire people as needed who have top reviews in Yelp. Don't buy a home warranty and certainly not this one.

The sales agent assured me that if a covered item could not be repaired, Total Home Protection would replace it. This was FALSE.
I had a problem with an Air Conditioning System (covered item). They did send a technician to look at the unit, but Total Home Protection didn't want to proceed with a repair or replacement. They offered me $100.00 "to help me out" with the repair or replacement. This took place less than 2 months of a 5 year policy. The scam became clear and I cancelled the policy. It took many calls and emails requesting cancellation and Total Home Protection DELIBERATELY FAILED TO HONOR MY THE CANCELLATION REQUESTS to steal more money from me. They robbed over $1000.00 dollars from me.

I called Total Home Protection to come and fix my microwave that is over my stove. I paid my $60 see. I was told that they would cut me a $75 check for my microwave as a payout. They wouldn't neither replace or repair it which could have been done. I told them that the only place I could get a microwave for that price is from the thrift store. Also they did not consider the installation price for $150. So, I will be out of my pocket $150 for labor, $250 at least for a new microwave. Basically, $75 is just giving me back my service fee. The rest is on me. This is a total rip-off. NOWHERE does it say that they prorate. It says that it can be less than retail, but never say it will be significantly less than retail. That you will be unable to purchase a new appliance for what they give you. This company and my opinion is a total rip-off. Cut your losses here and get another company.

I have called about every 2 weeks since and have had the worst customer experience I have ever encountered. Filed a claim with the BBB. I also worked with 4 other Home warranty companies and from a contractor standpoint Old Republic Home Warranty is by far the best. I purchased this policy a year ago. When my A/C went out during the summer, I could never get anyone out to look at it. Ended up paying to have it fixed myself. Now my 15 year old garbage disposal is leaking. It has rusted thru. They won't cover it because it is leaking and it is still working. I guess I need to break it completely! I would never purchase this policy again. Now I've spent too much money on it to buy another one. CHECK FINE PRINT BEFORE YOU BUY! The policy says garbage disposals are covered. They don't say anything about it leaking.

These folks never frustrate me by any stretch of the imagination; each time I require my something fixed, I simply get in touch with them and the process moving forward is pretty easy and straight forward. I hate myself for not knowing about home warranties prior to now, for the very fact that I have squandered a ton of assets in endeavoring to fix things myself or employing contractual workers that were not legitimate.

I purchased a home warranty in June 2018... I had a 4 1/2 year old top of the line refrigerator. I had purchased at Sears for around $2500... The refrigerator side froze and I called in a repair. The repair cost $419. Total Home Protection said they were going to due (what they call a buy out )... For $225. WHAT A JOKE. It's another way for them to NOT to PAY FOR THE REPAIR. CAN YOU BELIEVE THIS.
The consumer placed a claim for a refrigerator not cooling on 1/3/2019. The vendor reported that the heater, module, thermistor, fan and motor had failed. Our Authorizations team determined the unit was not worth the repair and offered the consumer funds as per the policy. The consumer advised she wanted the unit repaired and in an effort to provide good customer service we authorized the repair. The consumer was refunded, the check was mailed 2/8/2019.

I filed a claim over the phone and the rep that I worked with was okay, and in about three or four days, someone came out to our home. The contractor seemed to be good. However, the stove didn’t get fixed. I told Total Home Protection about it and they told me they'd send me a check in 30 days. It’s been way more than 30 days and I haven’t receive it yet.

I signed up with Total Home Protection. HUGE MISTAKE. DON'T DO IT. STAY AWAY. I called to file a claim due to I had a sewage back-up. I called and spoke to a rude man. I told him what was going on. I told him this was my first claim and he could care less and didn't ask many questions about my problem. I was told someone would email me within 24-48 hours. (I was not told this by the sales rep that I signed up with. I was told 24/7.) 24 hours goes by and I call back (I have sewage back up) and was told I would hear something by end of the day. End of day comes and no call. I get up and go to work the next day and still nothing. Mind you I am checking my email (inbox and spam) a lot.
After being at work for few hours and hearing nothing I call again and was told by a supervisor that the claim was denied. I asked why. He stated they don't come out for smells. I told him it isn't about a smell, it is about a backup. (The original rude rep put in only what he wanted so that it would be denied.) After trying to explain several times to the supervisor that it was entered incorrectly, that it wasn't for a smell it was for a back up, he still continued to say it was not covered which in my contract clearly states back up is covered. By this time the supervisor is yelling at me. I ask to speak to his supervisor and he stated that he would put in a request but he is going to tell me the same thing. I asked to speak with billing as by now I am ready to cancel and he told me that their billing dept don't speak to customers and he hung up on me.
So I call back and chose a different option and get someone else. I calmed down a bit as this gentleman assured me that this matter would be taken care of within an hour. 3 hours later still nothing so I call back yet again. By this time I am done with the runaround and just want to cancel plan. I get transferred to Cherish. She too was rude, also yelled at me. She stated that they just sent me an email with contractor info. I said, "No thank you. I just want to cancel as all I have gotten is a runaround and I was told it would be taken care within an hour." She then tried to change it to say that they sent email with an hour. Lies because I was watching my email and I did not receive it till I was on the phone with Cherish. (My computer was right in front of me.) She would not cancel my plan.
She then put on the head of the department Nick on the phone. He started off okay but within seconds he was just as rude as everyone else. He too kept trying to get me to keep the plan and when I said just cancel he began yelling and saying that I would be sorry and that I would be calling back to have it reinstated. He said I was making a stupid decision to cancel. I was told that it would be cancelled and that I would get an email stating that it was cancel. And here it is 2 hours later and nothing. So now I have to cancel my credit card. They are liars, rude. They are just scam artists. Do your research. STAY AWAY FROM TOTAL HOME PROTECTION unless you want give your money away.

We've been using Total Home Protection's service for a year and a half now. A lot of times you make a claim and then all of a sudden, the warranty company would say that they don’t cover it. However, that wasn't the situation with Total Home Protection. Originally, they were going to cover our hot tub. We have already paid them for it but then, they told us that they don't cover it since the tub was inside the house. They refunded us the money we paid for the tub's coverage.
Last November, our clothes washer was having a problem turning on and staying on. It would work on a gentle cycle but on the regular cycle it wasn't turning on. I called Total Home Protection to submit the claim and they gave me a number to call. They also told me that they would file a claim and that someone would call me about setting up an appointment. A repair company called me a day later and set up an appointment. A guy then came out when he was supposed to, adjusted some things, and told that that the unit was okay and seemed to be working. He also guaranteed that if we would have any problems with the unit within a month, they would come back for free. The unit has been working well since then.

My refrigerator was leaking water and so I filed my first claim with Total Home. It wasn’t a bad experience except for the fact that they have a middle person, so they basically have me contact the person. They don’t contact them. They just give the claim to the contractor and the contractor contacts me. I didn’t like that because I'm basically at their mercy. The contractor who did the service was actually really nice and he did a good job. But he also said that sometimes Total Home doesn’t pay for that kind of claim with a water leak and I was worried about that. He scheduled a time to come back and put a part in after he figured out what was wrong with the refrigerator. It took a while for him to get the part and he said that he’d call me probably the next day. He probably had some idea when he had the part, but I never heard from him for a few days.

My garage is attached to my home and inside is like a mini 1 bedroom apartment, my son stays in it most of the time. Anyway, the garage door wouldn't come down and our garage was exposed with our valuables, allowing easy access to our home. It was a safety hazard and obviously an inconvenience to my son. I purchased a home warranty last year for a home that I purchased for Sale By Owner. On Thanksgiving Day my Samsung stainless steel refrigerator stopped working. The next day I called and spoke to the company and they had a technician call me several days later to schedule a time to come out and look at my refrigerator. The technician came out and told me that the compressor was bad and that it would have to be ordered and that would take a couple of weeks. 4 weeks later I still did not have a working refrigerator and not call from either the tech or Total Home Protection.
Finally I called today and was told that the repair would not be covered due to lack of scheduled maintenance on the refrigerator blaming that's why the compressor failed. Okay, how do you know what the previous owner did or didn't do to appliances, plumbing, electrical etc. Isn't that why you get a home warranty? Thoroughly disgusted in this very moment that I paid almost $700 for a home warranty that has been of absolutely no help at all to me. I'm not going take this laying down and that you can take to the bank.

I purchased a 2 yr plan and paid over $750 for it... That's my biggest regret. We had an issue with our heating system and at first, a technician was sent out to fix it. Another issue with heating system a day later and that's when the frustration started. Total would not cover the second issue, which we had to wait for days to find out and after daily calls to find out the status. This is in the cold winter temps of 30 degrees!
After countless calls to their customer service line about their refusal to pay for the second repair, with each call averaging a wait time of 20 minutes to even speak to an agent who was not very helpful, I'm out $350 for the repair. As a "consolation" they promised me a check for $125 within 15 days. Well, it is now 28 days later and no signs of the check. This company has been terrible with their communications and customer service. I can't seem to get a hold of anyone to help answer or move my issue along. The only knowledgeable person was the sales guy who sold me the policy, which in hindsight, was a majorly bad decision on my part. I will be looking to cancel this policy, which I'm sure will be a frustrating process as well.

I recently contacted Total Home Protection for replacement of my wall oven heating elements. I had to find my own repairman as they claimed they had no one under contract in my area. My repairman contacted their Authorization Department and explained that one element burned out due to a corrosive wire connection inside the oven, and the other failed due to normal wear and tear. I was then transferred to Customer Service and told they would not cover the repair because of the "rust and corrosion" exception. When I pointed out that the lower oven was a "wear and tear" failure, they ignored me. The Sales Department offered me a $65 credit, but I would have had to forfeit my right to post a critical evaluation, so I declined.
Don't waste your money on this contract, especially if your systems or appliances are older -- the "rust and corrosion" provision is their "gotcha." Any older equipment that is exposed to heat or moisture (stove, oven, fridge, washer, dryer, dishwasher, furnace or air conditioner) will likely develop corrosion around its electrical connections over time. However, in such cases, your repairs will not be covered!

They will deny every claim you will ever make. Complete waste of money. Nothing is covered by the time the break down the techs diagnosis. They won't fix or approve anything merely cost you extra in tech fees, because you end up paying to fix everything out of pocket anyway. I wouldn't recommend them to my worst enemy. PS don't try to cancel because you won't get a refund. They have back doors out of that too.

I am horrible with getting repairs done. I typically just replace it because the effort it takes to actually find someone to repair anything in my home is excessive. I decided to invest in a home warranty for this exact reason. I was losing money just replacing them but with my warranty, the process of repairing them is easier and much more cost effective. Happy to have found this company.

I called them on a weekend due to a sewer issue. There was no one there to approve (upper management) but the gentlemen I talked to sent me paperwork to submit for a reimbursement. I paid $168.00 for the repair and submitted paperwork on Monday. They finally called me to tell me that they approve a reimbursement of $81.00. This was in July 2018. I have still not received the money. Then I submitted an electrical claim on a Saturday. By the time they called me on Monday it got so back I had to file a homeowners claim of $1200.00. If they would of gotten someone out that day it would of only been $45.00. So in September I canceled with them and went back who I was with before.
This a company that only cares about the money they can get from you. Their 24/7 is a crock. If anything happens on a weekend there is no one there to approve anything until Monday. They do not care about their customers at all. I would not recommend them to anyone. Here it is December 2018 and I still do not have my $81.00.

The plumber was not signed with them and would not sign up due to their shady contract agreement. When I called and again asked for another they said they have none in Florida. They said I can pay repair and try to get them to reimburse. The owner Angel called me and yelled and was fighting with me on the phone. He stated he would deny any repairs I would have done. He said I would be lucky if I got my money back for the contract. I asked how do I get it. Angel the owner is a scam artist and his company is a scam. Stay away.

I put in a claim because my refrigerator stop working properly, Total Protection sent Sears out for repair. The tech came and said he couldn't find the model no or serial no so he could not move forward for repair. Total Protection then assigned the job to another tech to come out the next day, which happened to be Sears again, same guy and he didn't even come because he had been out to my house the day before. Then Total Protection assigned the repair to another repair company, they came and said they found some numbers and would try to match it up for with the part. That company was unable to match a part so no repair. Then Total Protection assigned my repair to another company. Magically they said if you look a certain way he could see the model no & serial no but the part had to be ordered and because of the amount it had to be authorized.
It's been 4 days. Total Protection and is saying that company didn't turn in the report, however when I called them they told me that they did. 4 techs to come to my house and 3 weeks I am still without a refrigerator. Not to mention my husband and I keep having to take off work for this. I will not and can not recommend this warranty company to anyone. My family shouldn't have to wait this long for this to resolved. I guess they are trying everything they can not to give me a new refrigerator and not to mention the poor customer I received during the whole process. We purchased a home recently and the previous owner told us about Total Home Protection. A few weeks after we moved in, we had an issue with the microwave turntable and the dishwasher. Submitting the claim was simple and I had to call only once. Once I did, the rep took all the details and told me he would send the technician after that call. The tech came in less than a week. He checked the appliances and told us that some parts needed to be replaced in both appliances. He was very clear about which parts to be replaced and about a week later, he returned and changed them. Both appliances have been working perfectly since. The tech also recommended to replace the ring under the turntable and it was a simple fix. We ordered it on Amazon and it had been working perfectly. I would definitely recommend Total Home Protection because the experience we had with them was very good.

Second with our hot water heater, which they also refused to help fix, but told me they would give us $100 to help towards buying a new one. They promised me that two months ago and I’ve yet to see a check from them, although when we asked them they told us they mailed it so if we didn’t get it our problem. Our heater element went out in our dryer, and they told us that is our fault because they found a lint in the lint area. The technician said he told them no such thing.
Then when we had trouble they’re washing machine, they told us it was not repairable but they would give us a replacement, which consists of another check for only $200 that we probably will not see. All of the technicians on all these calls said that they have never heard or seen of such a Horrible home warranty company before. We got real cold come through and it was difficult. I had to buy some firewood and keep the fireplace going on all night long and all day. I made the claim at Total Home and it took the tech two weeks to get to me. He did heating on the side and taught at a university, and when he would make appointments to come out, he’d have to cancel. Then when he tried to make an appointment to come out, either we would be gone or we couldn’t make that appointment. So, it was very difficult to get together with it and I got perturbed with the whole situation. I was ready to get somebody else to come out and get it fixed ‘cause two weeks is long. When he finally got here, he was very pleasant. He had to order a part and he got here the following day. Now it’s working fine.
Total Home told me that my payment per month was $369 a month and that’s not what I agreed to. I’m not gonna pay for a home warranty that costs half of what the house payment is. I could save that $300 for what we may need in the future. I have no desire to have Total Home be a part of my life anymore. I tried to cancel with them and they had me on hold for about 20 minutes.

So, I researched and went online and started making calls and Total Home Protection had the same thing that the other company offered me in the beginning. So I decided to go with them.
I filed a claim with them when my renter said that the garbage disposal was inoperable. The contractor that went out told me that he is going to contact Total Home Protection because there was so much damage done to that garbage disposal that if you took it apart and rebuild it, it would be cheaper just to install a new one. He got verification from Total Home Protection to go ahead install a new one.
When he was done, he called me for the $65 service charge and to let me know that noticed that there was something wrong with the pipe and when he put the garbage disposal on and ran the water, it was leaking. The contractor could not fix the leak because he was not a plumber, so I called Total Home Protection and asked to send a plumber. They said they won’t charge me another $65 as it was for the same issue. They sent Madison Plumbing and the plumber never got back to me. I called Madison and according to them, the plumber didn’t see any leaking and that there’s nothing wrong with the pipe. I own and operate an appliance repair company, and I just had to sever my business relationship with Total Home Protection. Been working with them for a couple years now, but now they want me to sign a contract that involves a few things I am unwilling to comply with, including waiving my right to a jury trial. Nope. Goodbye. To add a few more details, this contract would have required me to provide 60-90 days warranty on the repair. Many of the parts required for repairs only have 30 days warranty. Some are only 14 days. Which means if the part failed after that, it would be out of my pocket, but not theirs.
Here's what really irks me: I have 3 completed jobs in the queue, awaiting payment, which normally are sent out 30 days after completion of the job. However, now that they're closing my account with them, everything in my account is suspended pending review for 90 days including those payments. I have to wait 3 months, for payments for work that I've already completed. Folks, home warranty companies might be convenient for customers, but vendors like me get shafted.

I have gone through the gauntlet with Total Home and the only reason I’m keeping it is because they’re cheaper than another company I was going to start with in December. Total Home dropped my fee from $60 to have somebody come out to $40, but they’re still twice as much as the other company that was charging me. I've only submitted one claim with them and I had a very good rapport with the gentleman who came out. He was wonderful, on time and courteous. He explained what was happening. However, I tried to submit a claim and Total Home told me they wouldn’t cover it. I called them to quit, telling them I didn’t want the warranty anymore and the guy convinced me they would at least send somebody out to see if they would possibly cover it.
I was promised Total Home wouldn’t take my payments out that month, and then I was charged $35 for insufficient funds because they took the money out anyway. Communication is the biggest problem with them. There has been a time or two that my debit card hasn’t gone through with the payment. The last time it happened, about three months ago, they sent me an email. This time, they called me the same day they tried to get the payment out and it pissed me off. I had to call Total Home Protection back and let them know so they contacted the contractor who then came within a couple of days. They were very prim and they apologized about not being prompt.
The tech told me that since it was a gas dryer, it had to go through a sensor and the sensor had to take time for the element to heat up and dry the clothes. When it does that, it shuts down and then about 20 minutes later, it comes back on. The dry cycle should be no more than about 25 minutes. It doesn't dry the clothes all the way and we had to wait for the dryer to go through this sensor period and being cut back on. We have to run it through two dry cycles and sometimes, three. It is a slow process and although the dryer is not the way it's supposed to be at, it has been working all right since the repair.

Did not cover failure of our oven or stove-top 4 weeks before Thanksgiving when both stopped working. Isn't this the entire reason to have a service like this. They claimed there is no way these two separate systems could have failed at same time. They offered to ONLY compensate us for $200, which is almost 10% of the cost to replace just my stove-top with the downdraft and that it would take 15 - 30 days to process. Doesn't help much, but at least at that point hopeful that it could help. After 6 weeks went by, we never received a check. Called in today to inquire about it, to be told it was finally sent 2 days ago and it's not their policy or obligation to notify anyone if something is behind schedule. Was told verbatim by a supervisor, "We don't do that, that's not our responsibility".
Asked for some form of small compensation, hell an offer of $5 off next service fee would have sufficed, was told they don't do that and wouldn't do that. Wow, so not only did I have to pay the whole cost of a new oven and installation, now 90% of the cost for a new stove-top and it's installation, but my customer service thinks so little of me, even after I pay them for a service, that I'm not worth their time of day to help. I will NEVER use this group again. In fact, I will not make sure that everyone I know is informed about this poor service to hopefully save them from going through the same hardship we just encountered. My advice, save yourself! I'd pay 4 times what I paid these thieves if only I could get a group that actually covers me when something goes wrong. If not, I'd save my money and hope it's enough when the next failure occurs.

The dryer was not drying and if it did, it would take almost two hours to dry a load of clothes. I had had this problem before, and the previous guy was not a pleasant experience. I made a claim at Total Home Protection and it went really well. I called that morning and the service guy called me that afternoon, and we made arrangements for him to come two days later. He was great because he knew what the problem was, he went right at it and fixed it. I’m glad I found out about Total Home. I’ve already told one friend that they need to get into this program.

I've been with THP for one yr. This has got to be the worse and shadiest business ever existed!!! If your appliance breaks down and it's not repairable it has to be replaced. They'll make up some excuse they don't cover that part, when in fact they do. You have to spend hrs and days and weeks fighting with them to replace it. Then they give in, 'cause they know you know they're lying. They'll offer you what it would cost to repair it in parts and labor, now remember the appliance has to be totally replaced. So how does this make sense. I paid $1200 for dishwasher, they gave me a buyout for $140.00. Insane. Now my fridge is broke down and parts are not available and needs to be replaced. It's a $2500.00 fridge. They offered a buyout to replace my $2500 fridge for $124.00, insane right!!!
When I call I'm on hold for hrs and when you finally reach someone they play dumb and keep repeating themselves and lie that they're gonna fix it next day and when nothing happens, I'll call back next day and speak to another liar and loser and they say, "We don't know what you're talking about." I requested to speak to a supervisor and I get some ** fabulous lying person. What they do is pass call from one person to another and not one of them are truly a supervisor and that person name is Beth I spoke with. She'll tell you that she's head of the entire company, no else above her to speak to and decision is final. I hang up and call back.
I get Sharon and there is 7 different Sharons that work there lol... This is to keep us confused and you have to explain everything again 'cause that Sharon is one of the 7 Sharons that work there... Then Sharon transfers me to a guy name Jason. He says he's the top supervisor for the company and I said, "Well Beth said she was the top boss." Jason called me a liar and no matter what I told him Beth said and what's going on, he said I was lying 'cause he was standing beside Beth when she was speaking with me. Well if in fact that's true and he's the top supervisor shouldn't he have taking over the phone call when I kept demanding to speak to a supervisor and the horrible experience I was having as a customer that pays his salary and that keeps Total Home Protection in business!!! He told me to take it or leave it, the $124.00 to replace a $2500.00 fridge!!!
I told him I was gonna put a formal complaint in with the FTC and BBB and Insurance Bureau and CEO and President of company. His tone of voice went down a little, but continued to be a ** especially when I told him I'm gonna get an attorney!!! So the gist and the moral of this horrible experience doing business with this company is THP is as SHADY as they come!!! STAY AWAY FROM TOTAL HOME PROTECTION. THEY WILL RUIN YOUR DAY AND MESS WITH YOUR HEAD AND YOUR LIFE, YOU'VE BEEN WARNED!!??

I called Total Home Protection when my central air all of a sudden stopped working. I spoke with Jenny and she opened a claim for me and scheduled a local contractor for service the next morning. It turns out my low voltage wire was old and rusty. The contractor provided me with new wiring and submitted the order ticket to Total Home Protection. All I had to pay was my deductible to the company and I am very pleased with the great customer service I received. Thanks!

Getting the THP home warranty policy was one of my best decisions this year. Anytime my refrigerator starts acting up, the THP team sends a local contractor, and in few minutes, the problem is resolved. I recommend this company to all home owners because they’re simply the best in dealing with stressed out customers like me. Thank you.

So I took out a home warranty on my home. Thought Total Home was the answer. I was very wrong and went to file a claim as our washing machine stopped working on Monday (it's Friday). They said it would take 24-48 hours for them to locate a contractor for us. Ok, I get an email on Wednesday that they found a contractor and gave me the contact info. I call the contractor and they said they don't contract with Total Home Protection. So I call Total Home and speak again to Brandon. He says I need to speak to a supervisor, send me to Joe, Joe's finds it very weird that someone from their company contacted this contractor and spoke to a Jennifer who said they would take the job. Then proceeds to tell me he will have to put me back in cue to find another contractor which could take another 24-48 hours.
I call them again, I get Brandon and he transfers me to Joe again. This time Joe tells me, "Oh you're still in queue, they haven't found anyone yet." I said this was ridiculous and he told me to contact a contractor and they will reimburse up to 100.00 for the service fee. Joe said he was emailing me the form I needed to fill out to get reimbursed as we were speaking. Yup that was at 3:30 this afternoon, still waiting. It is now almost 6:30. I gave up and just went out and bought a washing machine and called them to cancel my policy and they say they have operators 24/7 every day of the week. What a joke and a HUGE SCAM. DO NOT DO ANYTHING WITH THIS COMPANY!!! Other reviews say they don't pay their contractors. No wonder why they are having difficulties.

I am very happy with Total Home Protection. Their pricing is way better than the other warranty I had before. I called them about my garage door not working consistently and Total Home Protection had sent a technician out the very next day. He did the work and sorted out the problem right away. Also he told me to call him if something else happened. I only paid my deductible. I am happy with the timely service I received from Total Home Protection. Thank you.

I was in the process of seeking home warranty to have protection of my home appliances. I was searching online and came upon Total Home Protection. I seen that they covered a great deal. I found out they repair furnace, water heaters, electrical system, air conditioner, refrigerator, washer and dryer and plumbing system. I saw that I could get a quote online which was perfect! I entered my information and the company contacted me with a surprisingly reasonable quote immediately. I purchased the home warranty and a year later my water heater started leaking. I contacted them and a repairman was dispatched and came to me that next day. It cost me so much less than expected, where a replacement would have been over $1000. If you are in the need of home protection, Total Home Protection is the place to go. You will not regret it, I have not.

Throughout our first call with Total Home Protection, we were captivated with how well the representative knew the ins and outs of her product. We nudged and pushed with some finely tuned questions about the contract, but she remained calm and echoed exactly what we already knew to be true. When reps didn’t have an answer, they quickly assigned us to someone in the claims department who did. We didn’t get this level of treatment anywhere else, which made Total Home Protection the most apparent about what would or wouldn’t be covered in its agreement. Total Home Protection has multiple plans to choose from. You have the flexibility to cover only the devices you wouldn’t attempt to fix yourself. Restrictions make or break a home warranty. We liked that Total Home Protection wasn't so restrictive with their coverage.

I called in to report a claim which was a very easy process. The process became complicated when the name of a first company was sent to me by the agent. After calling the number supplied by the agent in the email for several hours with no answer, I call Total Home Protection a second time. The process started over again with the name and number for a new company. I called the number for the new company and was told by the person who answered the phone that they had no paperwork to set a schedule for the repair. I called Total Home repair a third time and the agent called the company while I was on the phone. Someone from the company called and scheduled an appointment between 1 and 5 the next day. I had someone to wait at the home for the technician at 4:30. No one called or showed so I called the company to see if there was a problem.
The dispatcher assured me there was no problem and at 8:00 PM that night no one call as showed up to do the repairs. The next day I called Total Home Protection and received the name and number of another company. I called and the person at that company said it would be two days before they would be able to schedule a time for the repair. This was the coldest night in November when the temperature dropped at freezing. I called Total Home Protection back and asked if I could call another company, pay for the services and be reimbursed. The agent on the phone said I could and he would send me an email. He did not so I called Total Home Protection back and they sent me the name of another company. I followed what I did with the other companies and called.
This company scheduled the repairs the next day (Bayou Maintenance, LLC). The thermostat needed to be replaced and Total Home Protection did not approve to replace the thermostat because it was a high-end dual gas thermostat. I paid for the thermostat and used the same company because I did not want the family in my rental property to go another night without heat on one side of the home. However, Bayou South Mechanical, LLC called and I paid for the thermostat and was not told they would charge me a card service fee. This was my mistake because I did not ask. I had not paid a card service before and did not ask that question. The company overcharged me for the thermostat because I called to get the price after it was installed because it was not the same thermostat that was installed when the home was built.
I understood that thermostat was discontinued after calling to get the correct price for the thermostat, the labor was over $250.00. I have since requested an itemized invoice. The invoice sent through the email was not itemized with the price of the thermostat or the labor. I am suggesting to be aware of Total Home Protection as a home warranty company and do not use Bayou South Mechanical Services without ensuring that all information is given up front. Do not trust what you hear. I get that companies are in the business to make money but being honest does not cost money. Be smart, I was not. I hope that I am helping someone else.

I definitely would not recommend this company after the horrible experience I had with them. I placed a claim for my washer and it took three weeks before I was sent information for a technician that was under contract with them. The first technician information that was sent to me refused to come out because he had not received payments from the one previous claims he had done. They then denied my claim even though they had incorrect information on their part in regards to the claim, policy and transfers. I was given the runaround and ending up canceling as they did not try to rectify the situation. They took my money. The company definitely does not go by what’s written in their policies. They are a scam. Be careful and don’t waste your money.

My washing machine stopped cycling and I submitted a claim with Total Home Protection over the phone as that's how I prefer to do it. A guy was sent out right away, but then he said that the repair would take a while and I would have to call the company again. When I did, they sent out a different guy. Then it took a week after that to get the washing machine fixed because parts had to be ordered, so it took longer for the appliance to be repaired than I expected. But the second tech that came out was a personable, nice guy. He did a good job and the washing machine has been fine since then. Total Home, though, could do the service faster. It was all on their end because the contractor said that he had to wait until Total Home ordered the part, got it in, and sent it to him since Total Home orders the parts from their own company.

He is suppose to get back with them within 24-48 hours. Well it's been more than a week and they haven't heard from them and my problem still exists. The customer service representative was able to find a contractor who was willing to come out that same evening. The technician discovered that the pilot light on the heater was no longer working. I have four houses with Total Home. Recently, I had a faucet clogged up so I called Total Home, got scheduled right away and the contractor fixed everything within a week. It was a good experience. However, Fidelity, which I had before, was a lot faster. With Total Home, the process just takes too long. I have to call them a few times with the same issue and even to refund a check. All warranty companies contract people that fix the issue, but with Total Home, it takes a little more time. My water heater that got broken which I claimed about five months ago took a couple of weeks just to figure out what to do with it. Luckily, I wasn’t living there at that point. If I was or someone was living there, it'd be an issue. Total Home said it was not repairable so I had to buy a water heater and get partially reimbursed for it.
Sometimes Total Home just can't find a contractor or it takes a while to reimburse. For an emergency like water heater, heaters or AC, if it'd take them a couple of weeks to fix or find a contractor, that would be crazy and my tenant would definitely not be paying the rent. That’s the only thing I'm dissatisfied with but at least they try to help.

I called to purchase a 1 year plan warranty just to try it out as a first time homeowner. The sales rep convinced me to get a 3 year plan at a reduced price ($900) and he said I could cancel anytime after 6 months (the cost will be prorated). I even specifically asked about it on the email as proof. Fast forward 9 months and I decided to cancel my home warranty plan. It turns out that if I cancel, they will use the original price of $1800/3 year to do the proration. This is very misleading as the sales rep never mentioned this either over the phone or on the email. The service agent said that it was written in the policy, but it was obvious this is designed to mislead consumers. It was the more reason I wanted to cancel.

He called me when he was coming and when he got here. He was on time, friendly and very professional.
I thought he was gonna be putting the exhaust fan in on the same day, being that it was something as non-expensive as an exhaust fan, but he said he had to take a picture, put a description in there, send it to the home warranty people and then he would be back in a few days. I told him that it seems like a stupid process because if something is broken, it's broken. And then based upon his phone number where he was calling from, it was not close to me, so he got a decent drive out here and back only for him to take pictures and write something up. The home warranty that I had was ripping me off. They wanted me to pay $60 and $100 for every home visit. It didn’t matter if the techs fix the problem or not, they still were trying to charge me $100. So, I called around like every home warranty that came up. When I came to Total Home Warranty, it seemed they were better for me to benefit from because the price list is no more than 50 bucks a month. Also, when they make a home visit, it’s $45, and I pay after they fix my issue. In addition, if they have to order parts, you don’t pay them. When they order the part, they have to send it to the insurance, which is the home warranty. Our home warranty then approves it and then they call me when they get the part in.
Recently, my dryer stopped working. I had it for about four years and it never gave any issues. It’s just that I had noticed that my clothes weren’t getting dry and I didn’t know what the issue was. Once I called Total Home Warranty, they said that they will come out to fix it. It wasn't a long wait. When I submitted a claim, I gave my address, name. Sometimes, they may ask for my email address and phone number that's associated with the account. They would also ask a couple of questions like has the appliance been repaired or was there ever any issues with it.
The contractor they sent out was very resourceful. He let me know that they will call when they get the part. Any questions I had, he was answering them. In fact, I was asking him what's the first thing that goes or what's the main thing that people have issues with. He was giving me what they experienced. It wasn't like he was a nonchalant tech that came out. He got straight to the problem, but he was educating me as well.
As he was taking my dryer apart, he found out what the problem was. He put it semi back together so he didn’t have to take it all the way apart. They got the part in early and they wanted to come in early and fix it, but I wasn’t home. Still, I was very satisfied with my experience with Total Home Warranty. Since the repair, the dryer has been working better. I’m getting my money’s worth because some home warranties have a limited call. Total Home has unlimited calls. If a neighbor would ask about them, I would seriously recommend them.
