    Once again, the infamous home warranty crap raises its ugly head. As always, you find a loophole or fineprint to keep from taking care of a job! You people are notorious for screwing clients put if monthly premium but denying anything that goes beyond the very minimum. If it goes beyond clogging a sink, there is some contract clause that you run to for denial. Ridiculous!

    I was assigned a case manager to schedule a time to discuss the issue. Case manager contacted me with a link to schedule a time but I couldn't connect to it. I emailed the case manager but got no reply. I have been waiting since June 3rd. The service technician informed that the problem involved a rubber seal inside the air conditioning line that is leaking Freon. The seal needs replacing but the claim was denied because it was normal wear and tear. The technician informed me that he has a special tool designed to replace the seal without losing additional freon. I would like someone to explain why a worn out rubber seal not be considered normal wear and tear.

    So far my experience with Choice Home Warranty has been excellent. When we made a claim and they had a hard time finding a technician, they gave me the option to find my own technician, which allowed us to get the needed repairs much sooner. I expected the reimbursement process to be much more difficult and take much longer than it did. They processed and approved the reimbursement in one day. While I haven't received the check yet, based on my experience thus far, I expect it to arrive sooner than the 30 day time period associated with the process.

    The electrical company was extremely professional and tried to troubleshoot the issue. However, I was very dissatisfied with CHW decision not to approve repair that I understood to be under the contract. Their explanation was not clear and appeared to be contradictory. Their offer for me to appeal was a joke. Although having a home warranty should bring some ease to customers, paying $ almost $700/year and not knowing if an issue is covered is costly, especially for retired seniors on limited income.

    I regret paying upfront for 7 years to CHW warranty. The vendors they have are mostly unprofessional. Their vendors do not come on time and even deny that they have appointment with you. Then if you get your own vendor, CHW would find all the reasons to deny the claim. I will never again go with them. Their case managers are not there to help you or understand your situation but just to deny the claim.

    My dishwasher, which needs to be replaced, was valued at $246 by a CHOICE representative. It’s now exactly the full amount to replace the unit (the particular brand I have is $399 per market value). CHOICE referenced a section in their contract, a document that was provided to me after selling me their warranty service. My recommendation is to make sure you request for the contract before buying the warranty service. Otherwise, you’ll end up with a partial coverage of your appliances.

    I made 3 claims while I was with this company. And every time they made it a nightmare. I started my last claim in March of this year. It's now June and the water heater still doesn't work. They came back with a quote to replace it, which is what they claim they will do. Then wanted me to pay over $750 in repair fees because it needed to be upgraded and that wasn't their fault. Please read the fine print. This company is a scam. Be very, very careful and good luck getting someone on the phone because no one ever answers the phone. When they do rest Assured that every single person that works in their company is a manager or a supervisor because they will tell you that when you ask for a real one. AWFUL EXPERIENCE.

    I called to get a price on a home warranty police to replace one I already have. I first talked to a lady who gave me all the infomation I needed and the price. I then called my current company to see if I could get the cost of the policy for the next year. All I got was it was going up. I called Choice back and got Maurice who gave me even more information and brought the cost down even more. Then he talked to me about the extended length of the contract.     The A/C would cool and then shut down around 5pm or so each day. The tenant would hose/cool down the unit outside and the house would start cooling.     This company is full of crap. They find any reason to deny a claim. They do not want to reimburse me for a claim that I recently opened. I called a company of my choosing to complete the work after they assigned an incompetent contractor to my claim who failed to complete the work Two days in a row. I waited a week for him to come to my house late and do nothing. He rescheduled me and failed to show up the next day. RJ Contractors is the company. I requested them to reassigned my work order. It took them days to do so. Then, I was offered a reimbursement option. They lied about that as well because today the case manager called me stating they won’t reimburse me the $510 I paid to have the plumbing work completed properly.

    I was a Truck Driver for 20 years and was away from home frequently. So I wanted a service that would come and fix problems I couldn't deal with myself. When I setup the service I asked them directly if the AC and Wells were covered and paid extra for it. But when I called when I had those issues they had a reason why my issue wasn't covered. No matter what reason I gave it wasn't covered. So after having to pay 1900.00 to fix my well because they said it wasn't covered I canceled the service. Oh and they tell their techs if it cost more than 45. They have to call in for permission. So it is a rip off. Don't expect anything from them if it is more than 50. To fix.

    My Water heater not working. I have 5 year warranty contract with Choice Home Warranty, I called Choice Warranty. They were going to get a technician for me. After 48 hours they got a technician appointment. Two weeks later and I asked them, "You want me not having hot water for two weeks?" After begging the technician he agreed to come one week earlier. However he did not show up. He asked me to send him some photos then he will file it and he asked me to pay $45 fee plus $5 credit card charge. He sent it to Choice Warranty and they refused to fix it. They come up with excuse not to pay or fixing.

    When they sold me the warranty they said they will fix it or they replace if the unit is not repairable. This company is a sham. They advertised, "We fix or replace," and they will not. I will not recommend them at all. You're better off to get your own technician. It will be faster. Bottom line any broken expensive stuff they will come with excuse not to pay.     I've had a couple of claims with Choice Home Warranty. I'm not really happy. They make it very difficult to get in touch with a live human being. And then unfortunately, a lot of times, there is that language barrier, too. It would be nice if I would speak to somebody who actually lives here in the United States. There's a lot of outsourcing so it makes it very difficult when I'm dealing with my home, and then I've got to call 5,000 miles away. It gets to be frustrating when I can't call near my own home.

    Another issue with Choice is that a lot of their vendors do a no call, no show. Then when I call back to change the person, they wanna call the people and it takes my claim that much longer in order to process. I just had a recent claim on my garage door opener yesterday. A guy came out, and I visually watched him. I paid the $85 fee. I told him that the remote control's battery was changed. He said, "Well, I'll adjust." He didn't want me to be outside with him when he was doing his work. He said, "I'll let you know when I'm completed."

    I looked through my window at the back there. He said he adjusted the two sensors and he checked everything over. How did he check anything over with no ladder? It was hard to get up there. I purposefully left a couple of spider webs around there to see if anything had been done. Nothing had been done. He told me everything was fine. He told me he made adjustments, and I watched him. I didn't see anything.

    I've received mediocrity for $66 a month for a home warranty. They did replace my furnace. The furnace guy from M and W Heating was a nice gentleman. He came back a couple of times on his own accord without me having to go back through Choice warranty and never charged me a dime when they replaced my furnace. He told me that if I had any problems, I could give him a call directly. He never charged me to come back out when I was having this ticking noise. The ticking noise was the issue. There was a manufacturer defect inside the blower motor. When he came back out, what he found was that there were double screws, and the unit was sold that way because the unit is less than a year old.

    They charged me another $85 fee, but he didn't charge me the additional for the labor to take everything back out in a park. They said that the $85 fee was to cover a warranty cost. My thing is this is the manufacturer that they chose to send me. Why aren't they bearing the cost for the part itself? It's under warranty, so why are they talking about warranty deductible? They told me it was a warranty deductible. M and W Heating was wondering what deductible they were talking about when it was less than a year old.

    I've never known a company to charge a deductible on a manufactured part that's less than a year old. That should be 100% covered. I ended up having to pay him because they said, "Oh, well, within 30 days, if you have a problem with that. This is a new problem." It's a new furnace. This is a manufacturer's defect. Why am I paying $85 for a part that's less than a year old and it's brand new? They charged me $85 for that issue which was baffling to me because this could be 100% covered. Fortunately, I did get a good guy that came out. I have sent Mike from M and W Heating to other people that don't have warranty because he's fair and he saved me a lot. In the middle of the winter time, I was having a blower motor that was keeping me awake. It was horrific, and he came right out and told me what the problem was and got right on it.

    As far as the process of submitting a claim, I don't care for it because it's either you do it on the phone or you have to do it online. And when you do it online, there's always miscommunication as to what's going on. I said, "No, it's not my AC. It's my furnace." Overall, communication is bad. Also, after filing claims, there's no follow through to say, "Hey, is everything working good?" They need to really look at their vendors that they use more. I'm gonna be shopping around again for a home warranty in other companies.

    I wasn't happy with Choice. Customer service was terrible. That was why I left. I was told that their phone people are in the US, and I always got the ones out of the country and half of them didn't speak very good English. I didn't understand them and they never followed through. It seemed like they didn't know what they were doing and I got tired of it. I went to First American and they're US-based. Their options are better and they give you higher repair costs. I like what they offered over what Choice did.

    When I was with Choice, filing a claim was a fight sometimes. On my pool, they said they wouldn't cover the one thing that was wrong and it showed that it should have been covered in their prospectus thing. Evidently, it wasn't. I argued with them and they told me I could have another tech come out and look at it. The first one that came out said it was a short. We haven't had any here at all and it never affected anything else. I've got a house full of electronics and it affected nothing inside or outside. They told me to have another guy come out, which I would have to pay for myself. And if the outcome was different, they'd consider paying for it. That really pissed me off. I had it to pay things that were covered, not to argue about it. I had a toilet problem and that did get taken care of and the people were nice.

    Am having the worst experience with CHW Insurance while living in the West Coast Bay Area. Maybe they are good on the East Coast, but my experience has been frustrating. I usually don't write reviews, but I felt it was important to share my experience so others won't encounter the same issues. I am currently dealing with a leak in the ceiling (claim #**), and the earliest appointment I can get is a week from now. They have no way to prioritize my request based on the urgency of the situation, and the vendors they recommend are unresponsive and careless.

    I have been trying to reach the number provided by the insurance company, but no one picks up. The insurance company just says to keep trying, claiming they cannot do anything if the vendors don't respond to calls or messages. I have to wait until they show up, even if the house ceiling falls apart in the meantime. The worst part is they won't allow me to choose a vendor and get reimbursed. I just have to wait, wait, wait until they decide to show up.

    I had another issue in the past with the same experience (claim #**). The technician couldn't identify or resolve the issue, and he claimed it wasn't covered by the insurance policy. CHW did nothing to support me as their customer, even though I provided all the details and mentioned it was covered by the policy. They don't care if your house is falling apart; they work on their own terms, and if they cannot resolve an issue, they will just say, "Not covered by the policy terms."

    Agent presented an attractive offer so I decided to sign up for a year. He then explained the VIP program. It is attractive but I told him that at this time I just wanted the one-year coverage. He insisted on pushing the program. I told him repeatedly I just wanted the one year right now. I even told him that he needed to stop pushing this program or he was going to lose the 1 year contract.

    Choice is good most of the time when you need service and normal service, BUT if you need an appliance replaced this is just not the best, they drill the technician like he is lying that an appliance needs to be replaced then they don’t actually replace the appliance. They give you very little towards a new one, like $323 for a washer, lol… What kind of washer can you buy for that? Then they don’t give you a check like they use to. They send you Lowe’s gift card which takes about 30 days to receive it, not sure why it takes so long, so you can’t even shop around at different stores to get the best price. You have to go to Lowe’s if you want to use the gift card, the only reason I keep this warranty is because it is cheaper when just needing service.

    First of all, I do not like the process of getting a technician. I do not like that when you request a technician, Choice simply sends an email that has an appointment already set with a time window. This has been an ongoing issue. I feel the provider should call and discuss WHEN and WHAT TIME would work with the customer. Email is NOT the best form of communication when setting up service. I do not always check my email daily....and the service email jas gone undetected in the past. Having a provider just show up is not acceptable. AND worse, not being home when someone shows up is worse. This would not happen IF a phone call had occurred to establish an acceptable time for service.

    Second, this provider had come to the house previously regarding the same issue. Last time he tried a quick fix without explaining the reason for the issue occurring. This quick fix worked for a while but ultimately led to a repeat of the issue. This is inconvenient and, I feel, unprofessional. The real issue could have caused a fire...as the electricity was "popping" the outlet and causing a small amount of fire to come from the outlet. Plus, 2 calls is very inconvenient.

    We have an insurance coverage with Choice Home Warranty to cover repairs and or replacement for our main home appliances and equipment. We recently had issues with our AC unit and contacted them and requested for a technician to come and have a look at it. Their conclusion was that the AC unit required cleaning and adding refrigerant. We were not satisfied with the technician that Choice Home Warranty. We subsequently hired another technician, separate from Choice Home Warranty, which evaluated the system, performed the cleaning and adding of refrigerant required Choice Home Warranty. The AC system still was not cooling properly so we contacted Choice Home Warranty.

    They required us to open another claim and pay for another technician which we did. The technician concluded that the unit coils were old and needed replacement and that the unit had minor leaks. He suggested add a substance to seal the leaks and adding of refrigerant. Only after that could he measure to show that the coil is the problem and not working efficiently. After he submitted his information to Choice Home Warranty they immediately closed the claim and refused to work with us without any explanation. We have had a similar issue before with them, where they took 3 months and numerous visits to fix a problem we had with our range/oven. We again filing a complaint for this issue as they are not willing to resolve it. They are very happy to take our money but never when it is their turn. I Have been told by people do work for them that they are famous for doing this and waiting for the customer to give up in order not to pay.

    I've been with Choice Home Warranty since early 2022, and did have any issues on one of the first calls to have my refrigerator ice dispenser repaired. They sent out a repair technician and analyzed the ice dispenser but was unrepairable due to the model was too old, so they couldn't repair it. Last week my refrigerator stopped working completely, not cooling or freezing. I went online to place a claim and a repair technician came out to analyze it. It was the motherboard that went out, so I explained that the ice maker did not dispense the ice, so he looked at it and said was an easy fix for a full repair. He had all replacement parts, he needed in his work truck to repair, but needed an approval from choice home warranty for the parts and labor to complete it. So he waited approximately 40 mins or so but no returned called, then left with an apology, because he could've fixed it right then.

    I called to follow up and was told an email was sent requesting for a repair invoice on the ice dispenser for 2022, but I did not get it repair, ice was made and it didn't matter to me that it was not dispensing. The claims dept stated that my refrigerator would not be repair due to the ice dispenser was never fixed and that may had cause the whole refrigerator to break down. I find this totally nonsense and canceled my service with them. Now I've had friends and family members warn me about choice home warannty, using any excuse not to repair an appliance, it is a company that is dishonest on services, but since I brushed off the ice dispenser not getting repaired due to aged, I just continue paying them. I totally recommend against using their services, but it's your decision, as it was mine back in 2022. I did find out the hard way. Best Wishes...     We have a water leak that has forced us to shut off the water at the meter in order to keep the leak from doing further damage to the inside of the house.     DO NOT use this company. We bought our first home and we thought we were being smart by getting a home warranty. About a month after moving in we noticed a small leak under our kitchen sink. We filled a claim and we're told it would be 48 hours before someone could come out. No big deal, we stop stopping using the kitchen sink and waited patiently. 48 hours turned into two weeks and still no plumper. We had no choice at that point but to use the sink minimally as we have 2 small kids.

    After another week of waiting (week 3) the pipes completely burst and our cabinets got damaged because of the water. Once again we called to try to solve the issue. We were told that they would not be sending anyone out and that they are not responsible for any other damage that the plumbing caused. We then had to call our own plumber and they refused to reimburse me us although we still have the coverage. We are now taking legal action due to breach of contract and negligence. Save yourself time and effort use another company because this one is definitely a scam.

    Almost everything I have to say about Choice Home Warranty and OSP Plumbing is of a positive nature. After I submitted my claim Choice Home Warranty contacted their contractor (OSP Plumbing) who showed up the next day. The OSP service representative inspected the water heater and determined it to be beyond repair. Choice approved my claim in a timely manner and OSP set up a delivery date for the new water heater. My only issue was it took eight days to replace the water heater so I was without hot water for that length of time. The OSP service person was professional, patient and very informative in explaining all the questions I had regarding the water heater. I was never contacted when my contract was up, and they just automatically renewed, and I never seen in that contract that my original quoted rate would increase by $10 each year. This was a HUGE shock and very disappointing. Also my most recent claim to service my furnace for a gas leak took them over a month to find technician, and who then came on the holiday, and then the claim was denied.     My tenant informed me that the freezer portion of the the refrigerator is was not keeping food frozen and the refrigerator section was not too cold. I contacted Choice Home Warranty and was given an appointment with A&E Factory. And later Sears Home Services. Not sure if they are the same. I was a bit disappointed that it would take 10 days for service. My next disappointment was the tech arrival window was 8:00 am to 5:00 pm. but the day before I got an update. They show 10:40 am to may 12:00. The time changed several times. I never received a text message although the site showed that I would receive messages through text.

    After the last update of time of arrival should 1:02 pm. I called several times and it was repeated that they would be at my condo by 1:02 pm even though it was after 3pm, 4pm, 4:30 pm. I was not too disappointed with the tech but very disappointed with Sears' lack of communication. The tech arrive at 5:08pm. The tech was able to look at the problem and I was told that it was too late to contact Choice. On the 21st I was told that I would offered a egift card in lieu of replacement and I am okay with that. At this time I am still waiting for the egift card.

    I bought the warranty 6 months ago. I filed my first claim on May 22. I told them then that I was concerned about the upcoming holiday week-end and wanting to get it done before then. They sent a repairman the next day who said it had to be replaced and that it was a typical change-out. I paid him my deductible. The following day I was informed by Choice that there would be an additional $300 I would have to pay for "modifications". I called my adjuster (Tanya) who said it was a necessary fee. I told her that I had installed dozens of water heaters and no modifications were necessary. She said I could call the repairman and ask for an adjustment, which I did. He told me the $300 was non-negotiable and that it was because Choice only pays half of the labor.

    I called Choice 3 times, again expressing concern about the up-coming holiday and was told by 2 different people that I would get a call in 1 or 2 hours at the most with a resolution. I didn't get any calls. There was no communication on Friday. Saturday morning I bought a new water heater ($850) and installed it myself. As expected, no modifications were needed. It only took 2 hours to install ($600 labor charge?). On the Tuesday following the holiday the repairman called me and said he had the new water heater in his truck and was on his way to install it! After absolutely no further communication with Choice. I assume I was still expected to pay the additional $300. After my first claim with Choice they are no longer my choice and I strongly suggest that no one else chooses them. I intend to ask for a refund. I pre-paid for 3 years. We will see how that goes.
