    Updated on 04/04/2024: Choice Home Warranty is absolutely a great company. I don't hesitate one minute if something's wrong that I can't repair or can't work out, I call them right away. I have used them half a dozen times at best, and they were always here, and the reps and the companies that we dealt with were right there. The work was done efficiently and on time, and there was never a problem with anything that Choice Home Warranty was involved in.     So they solicited me to work for them on customers homes. From the start it was a hassle to get paid from them. I finally had 3 work orders unpaid and was talking to vendors relation about this. I asked the lady if I needed to contact a lawyer to get my payment. At that time the lady said this conversation is over and your account is on 180 day hold that was April 4, 2022. On October 4th I contacted them to get my payment, at this time they said that I would have to sign a release. I signed the release and it stated I would not move forward with any litigation and they would have my payment to me within 30 days. Well the 30 days have come and gone and now they are saying I have to allow them 6-8 weeks to receive my payment. I have gotten nothing but lies and broken promises about the money they owe me.     First I would like to say is, No one ever call about my plumbing issue. I had to get it fixed myself because I was damaging my PR property. About the Lowes Gift Card.     It was an unnecessarily high-pressure sale situation, where Choice was just trying to get me to quickly sign up. They would play the whole, “Oh, let me talk to a manager, see if I can get you a better price,” and put me on hold like a car dealership in the '70s. They would come back and say, “Okay. Well, I can do this and I can do that.” I had questions. Some of them, they knew the answers. A lot of times, they just said, “Oh, you can go on the website and get more information.” But at the same time, they would follow up with a closing like, “What card do you want to use?”

    At one point, I had to hang up the phone on one of the guys. It was obnoxious. I told him I had to go, and he kept me on the phone to try and close the sale. I had to keep telling him politely, "I need to leave. I need to do my research, and you continue to pressure me." And I had to send an email because when I hung up the phone on him, he wrote me back that that was not nice. So, I told him that he wasted a lot of my time. He said that I wasted his. And I had to write this long email saying, “I didn't like your tactics. It was no disrespect to you, but I'm not going to stay on the phone. I kept trying to get off and you kept trying to keep me on the phone. I bought a contract from one of your colleagues after I was able to do the research I wanted to do. And he offered me a price less than what you offered, which you said you wouldn't be able to get if I had to call you back.” Because that's what he said.

    “If you hang up on me and call me back, I can't give you the same price.” So, he pressured me. “This is the price we'll give you. But if you don't do it now, and you go do research, and come back and call me, I won't give you this price.” That was what I couldn't take anymore. I called back again later to see if I could talk to somebody else. The first representative said, “This is the lowest I can do. This is the best I can do. If you're gonna go with somebody else--” he gave me a horror story. So, I ended up hanging up with him. When I called back again later, I got somebody else on the phone. I said, “Listen, I had a really bad experience with one of your colleagues. I want to talk to someone about it.” He helped me. He was a little better. He was still salesy, but he wasn't as pushy. And he offered me a better price, even though they're in the same call center and the same company.

    They are getting people in at a price. Hopefully, they go with it. If not, they'll continue to lower it over and over again until you get to a price. So, their pricing tier is very opaque, offers and specials. It's a haggling game. And it's not clear if you even got a good deal at the end or not. I got the policy because I just wanted to be safe. And I don't really know how good the service is going to be if I need it because it's vague. The representatives tell me they will come out and check something, and fix it. I hated the signup process. And I had to do it and get it done because I needed a home warranty. I called another company and it was very similar. So, I feel like this is an industry thing.

The first 2 technicians came and got the fan moving but didn’t replace the motor like it needed but were paid the deductible of $85.00 and never returned to complete the job!!     It's super easy, either by phone or on the website, to submit a claim with Choice. They respond almost immediately every time and they're always reachable. The companies they have sent a couple of times to my home have been great but I need to call back the last one who came out. He fixed my washer but it overflowed last night. It kept sending water and didn't shut down. But he was good. Aside from the issue on his work order, he checked one more thing on my washer. This probably is another issue.     It wouldn’t let me leave a zero star rating. We just purchased our house and the previous owners bought the Choice Home Warranty for us. We have never had one before. A couple weeks in, the dishwasher started leaking. I figured, great! Here’s a chance to use the home warranty! I called in the claim and had to wait about a week for a technician to come out. The technician comes out and he can’t read the part number or serial number for the dishwasher. That’s the bad news, he gives me the good news that the home warranty should pay for us to get a new dishwasher installed! Paid the $75 deductible, dishwasher is still leaking, he couldn’t work on it. Choice Home Warranty offers a check for $246. I dispute the amount and am contacted by someone presumably in India. She asks for pictures of the dishwasher so that she can verify the features for the replacement cost.

    A couple of days go by and I get the response that they will offer me $246 to replace my dishwasher. At this point, I’ve already gone to Lowe’s and bought and installed a new dishwasher that cost around $700. The cheapest Whirlpool dishwasher at Lowe’s (in stock for pickup) is $399. So we upgraded a little bit, but I imagined that I’d at least get compensated enough to at least replace it. The cheapest dishwasher they had in stock is a Hotpoint that’s $329, which the build quality was not at any standard that I’d put in my house. So, now I’m waiting for a check from them for $246.

    After my deductible that I’ve already paid, I’m going to net $171 to replace a $400 dishwasher, plus a new supply hose at $28 and installation that took me about 2 hours. This is completely absurd that this company feels like this is acceptable. When this warranty expires in about 11 months, they will not receive another dime from me.     I just re-signed back up with Choice Home Warranty. I had them before they made a big change and that big overhaul, and it was very disappointing the last time I had them. Every time I called them, they would say, "Oh, no, we can't fix that. The unit is too complex for our technicians." Every time they turned around, I said, "These appliances are 12 years old. It's Electrolux, everything's electronic." They would say, "We can't fix the oven. Let's give you $230." I said, "$230? What's $230 gonna do for me? It's a $2,800 wall oven." "Yeah, but you have two of them, we only cover one." I said, "Excuse me, instead of me having two in the wall, I have one under the counter and one in the wall. And above the wall oven is a microwave with a convection, and below is a warming drawer." The rep would tell me if I have any difficulty with any of my kitchen appliances, he couldn't help me. This was 3 times at $65.

    I spoke to the new rep today, and he assured me that everything's gonna be changing. So as of October 13th, I have coverage but I'm gonna stop calling. They didn't even change a light bulb. They came. I said, "Yeah, the light bulb went out." "Oh, no, we don't change that." "Excuse me?" "Well, I'm here, you gotta give me $65." So, I said, "You know what? Here you go. And your boss is gonna get a call from me." I told Choice, "Listen, it's not about you. Your technician sucks. But they told me they handle anything. So how are you gonna help me with my boiler? How are you gonna help me with my air conditioning system if you can't even change a light bulb?" Other than that, they were very nice.

They told me after three years when I didn't rejoin, that they have improved and they have more coverage and they pay more for broken stuff. So I rejoined.     When I talked to Choice Home Warranty's sales rep, he made sense. I didn't care much about the $45 at the time of service charge, but it was still pretty close to what everybody was. So, it made sense, and I believe in warranties for homes. As far as claims, usually, I make a phone call. I make an appointment. Then they notify me by either text or email saying that the technician’s coming over. The only thing I don't care for is that I had one service call where it really was me not knowing what to look for. What it was was a rubber came off, and that was causing a leak. The guy walked in, and said, “Give me $45.” I gave him $45. He just took the rubber and put it in. It is what it is though. I signed a contract and that's what it is. So I don't think that anyone could be expected to be happy with the service. There is no one to talk to excepting the claims department who can only work the computer.

    I called to purchase a home warranty from Choice Home Warranty on 10/1/22. When they sold me the plan, they used high pressure tactics to upsell a 3 year policy with false promises such as:

    1. No cancellation fees any time during the life of the plan.

    2. First 6 months Free.

    I called about my under counter refrigerator which stopped working and which clearly is covered under the policy as a second refrigerator. They sent out a technician that has now visited 3 times and the refrigerator is still not fixed. During technician’s inspection, first they tried to get out of paying for the repair by calling my second refrigerator a “beverage cooler”. Then, they finally agreed to pay, but only $500. Now, EVERYTHING their salesman told me 5 weeks ago, has changed! Despite the salesperson’s promise of No cancellation fee, and first 6 months free, they’re now saying they will deduct the following from my payment:

    1. $25 cancellation fee
    2. There are no free months and they will deduct 2 months charge of $112.

    3. They’re also deducting the $500 they paid the repair guy, even though the fridge is still NOT working.

    As NICE as the salesman was, the case manager Cassandra is rude, inflexible, and has a “tough luck” attitude towards my concerns. A complete 180 change. WOW! Talk about bait and switch. Buyer beware! $500 plus $209, plus $75 copay, plus $137 they’re deducting totals $921. I could have a brand new under counter mini refrigerator installed and WORKING! So, don’t fall for the lies they tell you when they try to sign you up. Just Run!

    The Choice salesman that I talked to gave me a deal I couldn't refuse, and that is I pay less than $300 a year for each of my properties, but I did have to take six years’ worth. So I wound up paying $14,000, and then I was covered for six years on eight properties. But we had some real problems with having somebody come out and work on our air conditioning. But sometimes they're not bad, sometimes they're a little bit longer than I wish they would be.

    When the hot water heater was not working in one of my rental properties, the technician said, "You need a couple of parts. I'll be back tomorrow with the parts." Then I got a call and I was told that I need a new hot water heater. I got a notice from Choice Home Warranty to say that the hot water heater had a leak, and leaks are not covered. So I called back to the tenant and said, "Hey, what's going on here? I thought you said he just needed a couple parts." He said, "That's what the technician said."

    I called over to the office, and I had this young whippersnapper tell me in her professional opinion that I needed a new hot water heater. I said, "First of all, your technician said I needed a couple of parts." She said, "Well, it's so old, it's already 12 years old, I can't be putting more money into it." I said, "Let me tell you something. Well, the price would cost me nothing because I have a warranty on it. But you want me to spend $4,000 to put a new gas water heater in? Are you out of your mind." Then she said, "Well that's my professional opinion." We went round and round.

    I tried to get Choice Warranty to listen to me, but they really didn't do much. They assigned me to one of those upper people, and that person never responded to me. It took so long before I ever heard from anybody that in the meantime, the tenant said to me, "Hey, you know what? My gas stove isn't working either." But he didn't realize it for a week because he's out all the time, and he didn't know his stove wasn't working. It turned out that it didn't have anything to do with his stove. It was his meter that was no good, and they had to fix his meter. But that young snot nose at the place was arguing with me and yelling at me and telling me I didn't know what I was talking about.

    The bottom line is that Choice didn't do me any favors either because they said that they assigned this person who never responded to me. We had another incident where we've had a refrigerator that was going, and it was $1,200 to replace the refrigerator. They were only going to give us 600. I said, "Wait a minute, the identical model is 400 bucks." We went round and round on that. After six months, they sent us a check for $600.

    Each time we have filed claims, it takes much too long before CHW finds a repair service in our area (or so they claim). Once I opt to find my own, I get someone on my first phone call attempt. CHW should streamline the process and allow the homeowner to cut to the chase and obtain a service repair company on our own, to reduce unnecessary delays. Also, technicians experience extensive delays between submitting their estimates to CHW online and getting approved. This is frustrating for them because they’re on a tight schedule and sometimes can’t afford to wait for an approval.     I call the number on my warranty papers when I submit claims and I'm usually speaking to a machine. It's a big issue trying to get a proper message to a machine. The first claim I had was for my hot water heater, which wouldn't stay lit. CHW sent a technician out here and he diagnosed the problem as being the controls on the water heater needing to be replaced. This was in August. He didn't come back. I called him but he didn't answer my calls. I called CHW and complained about the fact that it was not completed. They said they would get back to me within 24 hours but they didn’t. I called again and CHW did not respond.

    I've had two more claims. One was for a leaking pipe under the sink. They sent the technician out and he repaired it but it continued to leak. I had to call several times for that company to come back but they did come back and correct that leak. The third claim I've had was for my central unit heater.     I signed on with CHW in September & paid an up-front one year fee of $450 to be covered for home systems and appliances; promotion promised a one-month free when signed on at that time. Paid fee in full & was told I had a thirty day waiting period before coverage began. So I waited out the one month with bated breath hoping nothing would go in my home, as we had purchased an older home (built 1919) back in Dec 2014. I informed "Aaron", the rep who sold me the policy of this and he agreed that I was indeed "in need" of this insurance as I'd informed him very plainly that my current furnace was dated 1986 (oil) & my water heater was clearly older as well (over twenty years old, I'm sure, though no manual was included with the sale). In the meantime, I noticed a leak in my cellar coming from the main-floor bathroom toilet (had had a new one installed on August 23 by a reputable plumber who I'd been referred by Angi Home Adviser) so I called him to come back & check it. I was now under coverage with CHW. The plumber informed me that the flange on toilet was compromised & needed to be replaced. He checked my sewer pipes & saw that they were very corroded (old cast-iron) & he informed me that the pipes looked like they were ready to blow out at any time; so I made a judgement call after informing him I had CHW & he insured that they would reimburse me after I paid him his fee that day. So I had him do the work as I did not feel I could wait & have something dire happen while waiting for CHW to send a tech out to assess the problem. To cut to the chase of this fiasco, I was denied this claim by CHW due to "pre-existing condition" & after fighting with them the following day & speaking with three different associates, was assured they would make an exception & let me file a claim for reimbursement. They gave me a deadline & stated that I would be sent an e-mail that afternoon (would not say when (I pressed but to no avail) & I was to follow the directives & submit this by nine hours later. (Nine hours!!! That's it!!) So I waited that whole day for said e-mail -- nothing -- went to bed at 10 o'clock -- & the next morning rose at 4 AM (I am an early riser, which they were not banking on) & saw the message was sent at 11 PM the night before!! They were setting me up to fail, as now I had until 8 AM to get this claim for reimbursement in!! And I did this before the deadline -- & they still denied me!!! These are shady devious business practices and it is unconscionable!!! I want them called out for this; I want others to come forward and relay their stories of being scammed as well, and possibly start a class-action lawsuit against them ( as is going on right now in the state of Arizona.) This simply cannot stand!!!

    The Technician that showed up was great. My issue is with a person name Jessa whom I spoke to at 11:56am on 10/31/22. She was the worse Customer Service Rep I ever encountered. She could think outside of the box and was come to the best outcome. I had a prior service call setup and the Technician was a no call/show for 2 days in a row. I asked her to reschedule with someone else and issue me a credit for the monthly service. I also explained I would pay my $60 service call fee to the new Technician which I did.     Choice is a good company to work with. The rep was nice. He explained everything. He gave us a good discount since we were referred by my mom. Made it a quick and good experience. When I called the other day, trying to communicate with the person and explain what I needed, I wasn't sure if the rep understood what I was asking. Online, it's a bit easier because I can type out what I need it for and select what type of service I need. But it's nice that I can call someone if I need to. Once someone picks it up, Choice assigns us an appointment time. So they just give us the phone number to call if some reason we need to change the appointment.     The technician, Hunt A/C services, was excellent. What I was told by Choice Warranty is that he is the only a/c company they have in Arkansas. Not Good! He is 1.5 hours away from the largest city in the state and response times will not be at all good as Choice builds a base of business in the state. They need more availability for service than one person in a one person company.

    I am not happy. The upper rack on our dishwasher has broken. The technician said it needs replacement grommets. You have turned down this repair. I asked to have claims person to contact me. I was given a claim number on Tuesday and someone was supposed to call me or contact within 24 hours but I have not heard from them yet. This is the 2nd denial on a claim.
